We tracked every one of the 47 Naples Lakes Country Club closings recorded in the Southwest Florida MLS in the 365 days to 24 September 2026, village by village, and read them beside Collier County’s recorded deed record before we wrote a single figure on this page.
Naples Lakes resolves into four price bands. Lake Barrington’s condominiums are the entry band, at a median MLS sale of $395,000 across 17 closings. Lake Arrowhead’s carriage homes sit next, at $539,000 across seven. The coach homes of Juliana Village and Providence Village, which the MLS files together under the Juliana name, closed at a median of $685,000 across eleven. The single-family homes form a band of their own: $1,200,000 at the Placid median across seven closings and $1,320,000 at the Tahoe median across four, plus one sale at $1,535,000 with no village label. A renovated home in one band can still sell above an untouched home in the next.
Divide the MLS’s $33,634,564 of closed volume by its 47 sales and you get roughly $715,600, above every Barrington and Arrowhead sale of the year and below every single-family sale. A blend like that describes no home inside the gate, so neither the MLS layer nor the county layer on this page is ever blended across villages.

Naples Lakes is one gate and at least four markets. On the county’s record, only 36 of 103 recorded transfers in the twelve months to August 29, 2026 were qualified market sales, about five for every hundred homes. At that pace your listing competes with the one or two homes of your own plan for sale at the same time, and with the buyer’s memory of the last one that closed. A Barrington seller is not helped at all by a Tahoe sale, and a mispriced listing has nothing nearby to reset the conversation.

A Naples Lakes Country Club home is valued by narrowing the product and widening the window: same village, same Toll floor plan, same floor in a condominium building, matched view and condition, then sales across enough months to be meaningful, adjusted for the village’s own trend and tested against the 11 active listings and the 95.63 percent median sale to list.

The six villages are the first sort, because each is a different product and, in four cases, a different legal regime. Tahoe and Placid are fee-simple single-family homes governed only by the master association. Barrington, Arrowhead, Juliana and Providence are condominiums, each with its own association, budget and rules. The street does not always settle it: Tahoe and Placid both sit on Cerromar Drive. We confirm the village from the club’s village map and the home’s own documents before choosing a single comparable.
Toll Brothers built Naples Lakes from a short menu of plans, and the club still publishes them. Arrowhead has ground-floor plans of 1,672 and 1,908 square feet and second-floor plans of 1,975 and 2,184. Juliana and Providence each offer the downstairs Augustine and the upstairs Key West, with the Providence versions about 33 square feet larger. Barrington’s plans run 1,394 to 1,772 square feet across three residential floors over a garage level. Placid has four plans of 2,098 to 2,562 square feet and Tahoe nine of 2,600 to 4,268. Once the plan is fixed, the comparable pool becomes small and honest.
Golf-course frontage is the view most Naples Lakes homes were sold on, with the stormwater lakes and preserve the other exposures. Golf frontage carries a cost side too, including cart traffic, maintenance schedules and the occasional ball. How much a particular view is worth varies by village and by hole. We measure it from closed sales of the same plan with and without that exposure, and we say so when the sample is too thin to measure.
Every home here is now roughly 22 to 26 years old, and the build window straddles Florida’s first statewide building code, effective March 1, 2002. Roof age, impact glass or shutters, air conditioning, plumbing and the year of the last kitchen and bath work can separate two homes of the same plan by six figures. The community sits in a 164 mph design wind zone inside the wind-borne debris region, so replacement openings must be impact-rated or protected, and a buyer’s insurer prices exactly those features. No record captures them, so we see the house.
Every buyer inherits the same club Membership Fee and one of three master HOA fee classes. In 2025 that came to $15,148 a year for a Tahoe home, $14,688 for a Placid villa and $12,674 for any of the four condominium villages, per the club’s billing schedule, and the single-family classes include association lot landscaping. A buyer comparing your home with a non-bundled community adds that bill to your side of the ledger, so it belongs in the valuation.
A Barrington, Arrowhead, Juliana or Providence buyer also inherits a condominium association fee, billed separately by each village’s management company and published by none of them. For those homes the condominium budget, the reserve schedule, the master policy’s windstorm deductible and any special assessment since 2022 move the price as surely as the kitchen does. In Barrington, where the club describes three residential floors above the garages, the structural integrity reserve study status is part of the value conversation.
On FEMA’s current map, panel 12021C0602J, effective February 8, 2024, every village street tested is Zone X and the high-risk polygons inside the gate sit over the lakes. Under the older 2012 map parts of the community sat in an AH zone, and FEMA removed many buildings by Letter of Map Amendment between 2012 and 2016. A building with one of those letters has certified elevation evidence in the public record, and that goes into the file with the price.
With about five qualified sales per hundred homes a year, a ninety-day comparable search returns almost nothing in most villages. We widen the window to twelve, twenty-four or thirty-six months inside your village and plan and adjust older sales with that village’s recorded series, which runs year by year from 2021. That matters most in the condominium villages, where medians rose sharply to 2023 and have eased since.
Finally we test the opinion of value against the homes actively for sale in your village and against the 95.63 percent median sale to list. On 24 September 2026 there were 11 active listings inside the gate. A price that ignores what a buyer can see this week, or that assumes a full-price offer when only 4 of 47 closings reached their final list price, is a price that sits.
Naples Lakes Country Club homes are worth very different amounts by village. On the Southwest Florida MLS the twelve-month median ran $395,000 in Lake Barrington, $539,000 in Lake Arrowhead, $685,000 in the Juliana and Providence coach homes, $1,200,000 in Lake Placid and $1,320,000 in Lake Tahoe, with the single-family group as a whole at $1,236,250.

Tahoe Village is 111 single-family estate homes on Cerromar Drive and Castlerock Way, in nine plans the club lists at 2,600 to 4,268 square feet, with three or four bedrooms, three full baths, a den, two- or three-car garages and, in most cases, a heated pool and spa. Four Tahoe homes closed on the MLS in the twelve months, at $1,155,444, $1,300,000, $1,340,000 and $2,375,000, a median of $1,320,000. The $2,375,000 sale, a 3,372 square foot home, is the highest price inside the gate this year and sits far above the other three. One Tahoe home was active on the pull date at $1,290,000 with 2,607 square feet.
Placid Village is 119 single-family villas on Cerromar Drive, Sedgewood Lane and Sedgewood Place, in four plans the club lists at 2,098 to 2,562 square feet, each with an attached two-car garage and most with a heated pool and spa. Seven Placid villas closed on the MLS, from $800,000 to $1,328,000, at a median of $1,200,000 and $481.79 per square foot, and they sold faster than any other group inside the gate, at a median of 15 days. Three were active on 24 September 2026, at $875,000, $1,124,000 and $1,249,900. The Placid club bill was $460 below Tahoe’s in 2025 because the fee class differs.
Barrington Village is 209 condominiums in 11 buildings of 19 on Hampshire Court, the largest village at Naples Lakes. The club describes one- and two-car enclosed garages on the ground floor with residences on the top three floors, in plans of 1,394 to 1,772 square feet. Seventeen closed on the MLS, the most of any village, from $325,000 to $530,000 at a median of $395,000 and 79 median days on market. Three were active on the pull date, at $349,999, $359,000 and $389,000, about 2.1 months of inventory, the tightest supply inside the gate.
Arrowhead Village is 128 carriage homes in 16 two-story buildings of eight on Winged Foot Court and Winged Foot Way, each with an attached one-car garage and two bedrooms and a den or three bedrooms. Seven Arrowhead homes closed on the MLS, from $438,000 to $580,000, at a median of $539,000, $251.83 per square foot and the community’s highest median sale to list, 97.35 percent. Two were active on the pull date, at $449,900 and $565,000. One trap belongs in every Arrowhead valuation: the county’s Lake Arrowhead condominium records carry no Naples Lakes name, so a tool that searches the county record by community name misses all 128 homes.
Juliana Village is 88 coach homes in 22 buildings of four on Shinnecock Hills Court. The club lists the downstairs Augustine, two bedrooms and a den, at 2,030 square feet, and the upstairs Key West, three bedrooms, a den and three full baths, at 2,531, each with an attached two-car garage. The MLS files Juliana and Providence together, and together they recorded 11 closings from $570,000 to $745,000 at a median of $685,000, $280.79 per square foot and 51 median days on market. Six of the eleven carry the Juliana plan sizes as entered, at a median of $687,500 on our arithmetic.
Providence Village is 76 coach homes in 19 buildings of four on Shaker Heights Court, with the same two plans at 2,063 and 2,564 square feet and its own association. The state and county still record Providence as Juliana Village phases 3A to 3C. Five of the eleven coach-home closings carry the Providence plan sizes as entered, at $660,000, $665,000, $675,000, $700,000 and $700,000, a median of $675,000 on our arithmetic. Both coach homes active on the pull date, at $624,999 and $749,000, carry the 2,063 square foot size. No data field separates the two villages, so we confirm the village from the home’s own documents.
The county record counts a different population over a slightly different window, and it is the only source that captures qualified sales that never touched the MLS. It groups the 230 single-family homes by recorded plat, 120 on the original plat and 110 on Unit Two, and both plats hold a mix of Tahoe and Placid homes, so its single-family rows are labelled by plat and never by village.

Price per square foot tells you where a Naples Lakes Country Club home sits inside its own village, not what it is worth. The MLS shows medians from $242.10 in Barrington to $490.24 for single-family homes on MLS living area, while the county shows $267 to $501 on its own base area, because the two systems measure different things.

The MLS divides the sale price by the living area the listing agent entered. The county divides by its own base area, which for the single-family homes the county’s adjusted area exceeds by about 16 percent: 2,727 against 3,168 square feet for the median home on the original plat, and 2,575 against 2,974 on Unit Two. For the condominium villages the county’s base and adjusted areas are the same. Neither is wrong, and neither may be restated against the other, so always ask which square foot a quoted figure divides by.
On the MLS, the twelve-month medians climb in a clean ladder: Barrington $242.10, Arrowhead $251.83, the coach homes $280.79, Tahoe $460.58, Placid $481.79 and all single-family homes $490.24. On the county’s base area the order is the same at the condominium end, $267, $284 and $296, with the two single-family plats at $429 and $501. A single-family home trades at roughly one and a half to two times the per-foot rate of a condominium, the price of a detached lot, usually a pool and two or three garage bays, while the three condominium groups sit within about $40 a foot of each other, so the gap between them is mostly size.
The coach homes show the limit of per-foot pricing more clearly than anywhere else inside the gate. The upstairs Key West is about 500 square feet larger than the downstairs Augustine in both villages. Yet across the twelve months, the five closings at the Augustine sizes of 2,030 and 2,063 square feet sold at a median of $675,000, and the six at the Key West sizes of 2,531 and 2,564 sold at a median of $692,500, both on our arithmetic from the MLS rows. Five hundred more square feet bought about $17,500 more at the median. Buyers here are pricing the plan, the stairs, the floor and the finish, not the square foot, and a model that multiplies square feet by a village rate will overvalue a Key West and undervalue an Augustine.
Compare your living area only with homes of the same plan, floor and view in your village; the largest plan in a village softens per foot and the smallest rises. Never apply a single-family per-foot figure to a condominium, never apply the MLS figure to the county’s base area, and treat any figure built on four sales as a direction rather than a rate.

The pull was scoped to the Naples Lakes Country Club development in the Southwest Florida MLS, City of Naples, residential. All 58 rows, 47 closed and 11 active, sit inside the development; the similarly named shopping center outside the gate was excluded. A blended median sale price is left out on purpose.
This is a public record sale from the MLS, not a McGreevy and Comisar transaction, and we show it because it is the most recent closing inside the gate. On 22 September 2026 a Lake Arrowhead carriage home with 1,672 square feet of living area closed at $438,000. Its final list price was $469,999, it spent 23 days on market, and it sold at 93.19 percent of that list price, or $261.96 per square foot on our arithmetic. The 1,672 square foot size matches the smaller of the club’s two ground-floor Arrowhead plans, the model Toll Brothers first marketed as the Anaheim, two bedrooms, two baths and a den. It priced below the village median of $539,000, which the larger second-floor plans carry, and close to the other ground-floor sales, $450,000 for a 1,908 square foot home in September 2025 and $465,000 for one entered at 1,629 square feet in May 2026. It closed after the county’s window ended, so it is in the MLS count and not yet the county’s. Three lessons sit in one sale: the plan set the band, the ground floor priced below the second, and a list price about seven percent above the result still sold inside a month.

The county’s twelve months run from August 30, 2025 to August 29, 2026 and count qualified, arm’s-length recorded sales over $1,000: 36 of 103 recorded transfers, from $372,500 to $2,375,000. The gap is gifts, trust and estate transfers, and sales too recent to carry a qualification code. We publish no community-wide county median, because a blend of $400,000 condominiums and $1.2 million single-family homes would describe no house inside the gate. The MLS count runs ahead of the county’s because its window ends four weeks later and the county has not yet coded every recent deed. Use the county for what sold and at what price, and the MLS for how long it took and how close to asking it closed.
Naples Lakes Country Club homes took a median of 62 days on market and sold at a median of 95.63 percent of their final list price across 47 MLS closings in the twelve months to 24 September 2026. With 11 active listings, supply was 2.8 months, but it ran from 2.1 months in Barrington to 4.0 among single-family homes.

A median buyer inside the gate negotiated a little over four percent off the final asking price. That is computed against the list price carried on each closed listing, which is the price after any reductions, so it measures how far the buyer moved from the last asking price, not the first. Only 4 of the 47 closings reached or beat their final list price. Arrowhead was the sharpest village at 97.35 percent and the single-family homes the softest at 94.98 percent, which on a $1.2 million home is a negotiation worth about $60,000.
On 24 September 2026 Barrington’s three active condominiums against 17 annual closings gave 2.1 months, the coach homes’ two against eleven gave 2.2, Arrowhead’s two against seven gave 3.4, and the four single-family homes against twelve closings gave 4.0. Community wide, 11 against 47 is 2.8 months, and individual closings ran from zero to 384 days on market. Your listing does not compete with the community. It competes with one to four homes in your own village.
Two Tahoe homes of almost identical size closed a week apart in May 2026. One, at 3,136 square feet, listed at $1,375,000, sold in 7 days for $1,300,000. The other, at 3,160 square feet, sold after 384 days on market for $1,155,444, 88.95 percent of a final list of $1,299,000. In Barrington a 1,669 square foot condominium listed at $449,500 closed in July 2026 at $360,000, 80.09 percent of its final list, while another at the same size closed in December 2025 at its full $395,000 list price in one day. The record does not tell us why, and we will not invent a reason. What it shows is that the market inside this gate rewards a price built from the right comparables and punishes one that is not, whatever the home.
In Naples Lakes the list price is the negotiation’s opening line, and the market has taken a little over four percent off it at the median. That argues for listing where the plan and village evidence supports, handing that evidence to the buyer’s agent with the listing, and leaving room that is deliberate rather than accidental. The homes that sat longest were not the most expensive; they were the ones whose price and evidence disagreed.
Naples Lakes Country Club condominium values roughly doubled from 2021 to 2023 on Collier County’s recorded deeds and have eased since: Barrington’s qualified median ran $251,000 in 2021, $490,000 in 2023 and $420,000 in the latest twelve months. Single-family samples are too thin to state a trend, though recent medians sit near their highs.

The biggest single move in the Naples Lakes record came in one year. Barrington’s median rose from $251,000 to $475,500, up 89.4 percent; Arrowhead’s from $300,000 to $525,000, up 75.0 percent; and the coach homes’ from $454,400 to $680,000, up 49.6 percent, all our arithmetic on the county medians. Barrington’s median per square foot of county base area went from $167 to $314 in the same year. At the same time the count of qualified Barrington sales fell from 26 to 10. Fewer homes changed hands at far higher prices, which is what a market does when inventory disappears.
Against 2023, the latest twelve-month medians sit about 14.3 percent lower in Barrington, 2.6 percent lower in Arrowhead and 3.9 percent lower in Juliana and Providence, our arithmetic. Barrington’s per-foot median fell from $311 to $267 on county base area, while the coach homes held at $296. Every condominium group still trades far above 2021, about 67 percent higher in Barrington, 84 percent in Arrowhead and 54 percent in the coach homes. An owner who bought before 2021 holds a large gain; one who bought at the 2023 top in Barrington does not.
The original single-family plat recorded medians of $900,000 in 2021, $1,045,500 in 2022, $1,300,000 in 2023, $1,050,000 in 2024 and $1,250,000 in the latest twelve months, on four to nine qualified sales a year. The Unit Two plat ran $675,000 in 2021 and $1,200,000 in 2022, then one qualified sale in 2023 and two in 2024, before a six-sale median of $1,236,250 now. Those samples are too small for a percentage change, and we publish none.
For a condominium seller, the trend is the time adjustment: a 2023 comparable overstates today’s Barrington market by roughly $70,000 at the median, and a 2021 comparable understates it by far more. For a single-family seller, the trend is not a tool at all; the right evidence is the last sale of your plan. For every seller, the county series is how we adjust an older comparable for time, and it is never a substitute for walking the house.
Naples Lakes Country Club and Naples Heritage Golf and Country Club are both bundled, non-equity golf communities in East Naples where every homeowner is a full member, and a Naples Lakes seller should price with that comparison in mind. Naples Lakes charges no food minimum and has no CDD; Naples Heritage publishes lower dues but a larger resale charge.

The two cost rows cover different fiscal years, Naples Lakes 2025 because its 2026 schedule sits behind the member login and Naples Heritage 2026, so read them as the shape of each club rather than a same-year race. A Naples Heritage buyer also carries whatever the district levies, which the club’s dues line does not include.
A buyer who chooses Naples Lakes wants an Arnold Palmer Signature course owned outright by the residents, the same full membership on every home, no food minimum and no district line on the tax bill, and accepts a somewhat higher annual bill for it. A buyer who chooses Naples Heritage Golf and Country Club accepts a food minimum, a district and a larger resale charge for a lower published dues line. We price a Naples Lakes home for the first buyer, laying the full cost of ownership side by side so the $13,000 transfer fee is read against a $17,500 resale charge rather than against nothing, and so the second buyer’s comparison does not end the conversation. Online estimates miss on Naples Lakes Country Club homes because automated models cannot see what drives price here: a bundled membership priced into every sale, three fee classes, a condominium layer in four villages, flood letters that changed the map, lake and golf views, and county records that file Providence as Juliana and Arrowhead under no community name at all.

Every Naples Lakes sale conveys a full club membership the buyer cannot decline and the seller cannot keep: “Membership in the Association by all Owners is mandatory and automatic with the ownership of any Unit,” per Article III, Section 1 of the Fourth Amended and Restated Declaration. The value and the carrying cost of that membership sit inside every MLS sale price. A model comparing your home with a non-club home nearby is comparing two different bundles, and it misses in whichever direction the neighbor’s bundle points.
A Tahoe owner paid $15,148 in club and master association fees in 2025, a Placid owner $14,688 and a condominium owner $12,674, before any condominium fee. A model sees none of it, because fee classes are not a standard data field, and over the life of a mortgage the difference changes what a buyer can pay for the house. We price your fee class into the number.
A model that reads Naples Lakes as one neighborhood blends $325,000 Barrington sales with $2,375,000 Tahoe sales, and whatever sold last pulls every estimate toward it. The county adds its own confusion by grouping single-family homes by plat rather than by village, so a model trained on county data cannot tell a Tahoe sale from a Placid sale. The gap between those two villages on the MLS over the last twelve months, $1,320,000 against $1,200,000 at the median, is one a blended model cannot see.
Under the 2012 flood map parts of Naples Lakes sat in an AH special flood hazard area, and FEMA removed buildings in Providence, Arrowhead, Juliana, the clubhouse tract and several single-family lots by Letter of Map Amendment between 2012 and 2016; one request, for a future development tract, was denied by 0.2 feet. On the current map, effective February 8, 2024, every village street tested is Zone X. A model, or a buyer, still carrying the 2012 picture discounts a home for a risk the current map does not show, and a seller with the letter in hand can correct it.
A model cannot see whether your lanai faces a lake, a fairway, a preserve or the neighboring building, whether your Barrington unit is on the first residential floor or the third, or whether your Arrowhead home is on the ground floor or the second. The MLS rows show identical square footage selling $200,000 apart in Barrington and $442,500 apart in Placid. In Naples Lakes those invisible variables can move a price by six figures.
The county records Providence Village as Juliana Village phases 3A to 3C, so Providence does not exist as a name in the data. The Lake Arrowhead condominium records carry no Naples Lakes name, so a search by community name misses 128 homes. And national listing portals file Naples Lakes under a Lely Resort neighborhood, although it is its own gated community and association and not part of Lely Resort or its district. A model that inherits those groupings is valuing the wrong comparables before it starts.
Treat it as a rough range, not a list price, and ask for a written opinion of value built from sales of your own plan in your own village, with every source named. The Home Valuation form at the top of this page starts exactly that, free.

A $395,000 Barrington condominium and a $685,000 coach home carry the identical $12,674 club bill, so the fixed cost weighs heaviest at the entry price, and from 2019 to 2025 it rose about 47 percent for a multi-family home and 52 percent for Tahoe and Placid, our arithmetic on the club’s schedules.
Under Article VII, Section 14 of the Declaration the Board may impose a transfer fee on conveyances, used for maintenance, repair and replacement of community amenities. The club’s budget letters set it at $12,500 for 2024 and $13,000 for 2025, “limited to first-time buyers (new residents) in NLCC.” The 2026 figure is in a member-only schedule. At 2025 rates the fee equals roughly one year of the multi-family club bill and about 3.3 percent of the $395,000 Barrington MLS median. The standard Florida contract lists association transfer fees among the buyer’s costs, but every line is negotiable. There is no initiation fee or equity deposit in the club’s public documents and nothing is refunded at sale, so the whole value of the membership rides in the price of the home. Know the number before you price.
Owners who did not elect the one-time payment for Arnie’s, the cabana cafe and pool complex, have been billed $179 a quarter since January 2023, scheduled through October 2029. Whether an unpaid balance must be settled at closing or continues on the buyer’s account is not stated in any public document. The master association’s estoppel certificate for your home is where that answer lives, alongside any unpaid assessment and the current transfer fee, so we order it the day a contract is signed.
Florida’s Save Our Homes cap follows the owner, not the house, and 346 of the 731 homes, 47.3 percent, carry a homestead exemption on the 2026 preliminary roll. A buyer’s taxes are based on the new assessed value after the sale and are often well above a homesteaded seller’s. At the FY2025 rates for millage area 105, 10.5058 mills on our arithmetic, each $100,000 of taxable value costs about $1,051 a year. That is the mechanism, not a quote for any home.
Naples Lakes has no Community Development District. The sampled FY2025 single-family tax bill carries one non-ad valorem line, the county’s District 1 Garbage charge of $261.91, and a sampled Barrington bill carries none. No food and beverage minimum appears in the April 2024 Rules or any billing schedule from 2019 to 2025. Both absences lower your buyer’s carrying cost and belong in your listing presentation.
A Naples Lakes Country Club seller owes the buyer disclosure before the contract is signed. The master association is a Chapter 720 homeowners association, so section 720.401 requires a disclosure summary before signing. Barrington, Arrowhead, Juliana and Providence are Chapter 718 condominiums, and a condominium resale also runs through section 718.503’s document package.

Naples Lakes Country Club Homeowners Association, Inc. is the mandatory master association for all 731 homes. Section 720.401 requires that a prospective parcel owner be presented a disclosure summary before executing the contract for sale, supplied by the parcel owner on a resale, and the contract must carry the statutory warning in conspicuous type. If the summary is not provided first, the buyer may void the contract within three days after receiving it or before closing, whichever comes first, and that right cannot be waived. For a Tahoe or Placid seller the statute plainly applies. Our research did not establish whether the Declaration restates this duty or names who owes it, so this page makes no claim about the covenant, only about the statute.
Section 720.401 states that it does not apply to an association regulated under Chapter 718, and four Naples Lakes villages are condominiums with their own associations under that chapter. A Barrington, Arrowhead, Juliana or Providence home also sits inside the master association. Which disclosure regime governs a given sale therefore depends on what you own, and a condominium seller may owe both the condominium package and the master association’s summary. Confirm the correct package with your closing agent or attorney. This is general information and not legal advice.
Under section 718.503, a condominium resale buyer is entitled to receive, at the seller’s expense, the declaration, articles, bylaws, rules, annual financial statement and budget, the association’s question-and-answer sheet, a governance form, and under the current statute any milestone inspection summary and the most recent structural integrity reserve study, or a statement that none exists. A contract signed before the core documents arrive is voidable by the buyer for 7 days after receipt, excluding weekends and legal holidays. None of the four villages publishes these documents, so we start the package the week you decide to sell.
The master association issues estoppel certificates through the club office, requested by email with the seller’s name, the address, the buyer’s name and the closing date; a condominium sale needs a second certificate from the village association. Under sections 720.30851 and 718.116, as amended in 2024, the standard fee is capped at $299, plus $119 for delivery within three business days and $179 on a delinquent account. No association here publishes its own fee, and under the standard Florida contract estoppel fees are a seller cost unless the parties agree otherwise.
Since October 1, 2024, section 689.302 requires a residential seller to complete a flood disclosure at or before contract covering flood insurance claims and federal flood assistance, and a 2025 amendment added known flood damage during the seller’s ownership. The Declaration also warns owners of the private airfield next door, Wing South Airpark, which it spells “Winged South,” and lets a force majeure assessment exceed the $250,000 special assessment cap to meet the windstorm insurance deductible. Raise those items before the buyer does.
What moves a Naples Lakes Country Club home’s number before listing is the evidence a buyer’s insurer, lender and attorney will ask for: roof age, a four-point and wind mitigation report, the flood file, the condominium documents in four villages, and presentation timed to the season. Every home here is 22 to 26 years old.

Florida insurers underwrite a four-point inspection of roof, electrical, plumbing and HVAC, and a wind mitigation report that records roof covering, deck attachment, roof-to-wall connection, secondary water resistance and opening protection. Because Naples Lakes was built across 2000 to 2004 and owners have upgraded on different schedules, two homes of the same model can carry very different wind premiums. The club’s architectural standards bar asphalt roofs and require approval for every roofing material, so a documented, approved roof is an asset. And a Tahoe or Placid owner insured with Citizens will need flood coverage at the first renewal after January 1, 2027, even in Zone X; condominium unit-owner policies are exempt.
Pull the flood zone for your own address and keep any 2012 to 2016 FEMA letter for your building or lot in the listing file. Those letters recorded lowest adjacent grades of 11.6 to 12.6 feet against base flood elevations of about 10.5 to 10.7 feet under the old map, certified evidence even though the map has since changed. Collier County is a Community Rating System Class 5 community, a 25 percent discount on eligible flood premiums. If an elevation certificate exists for your building, add it; if not, a Florida-licensed surveyor produces one.
The club describes each Barrington building as enclosed garages on the ground floor with residences on the top three floors. Buildings of three or more habitable stories fall under Florida’s structural integrity reserve study and milestone inspection laws; the association’s filings were not public as of September 2026. Collier County applies the 30-year milestone track here, and its January 2026 list contains no Naples Lakes building. A Barrington buyer is entitled to the study or a statement that none exists, so ask your association for its status and funding plan before you list.
The club runs on a season, with in-season golf rates from November through April and a reduced fitness schedule from May 4 to October 30, 2026. About seven in ten Barrington and Arrowhead homes carry no homestead exemption, and their out-of-state owners’ addresses lead with Michigan and Illinois in Barrington and Massachusetts in Arrowhead, so the condominium buyer pool is heavily seasonal, while about seven in ten single-family homes are homesteaded. Have the home photographed, documented and priced before the seasonal owners return.

It depends on your village, your floor plan, your floor in a condominium building, your view and your condition. On the Southwest Florida MLS the twelve-month medians to 24 September 2026 were $395,000 in Barrington, $539,000 in Arrowhead, $685,000 in the Juliana and Providence coach homes, $1,200,000 in Placid and $1,320,000 in Tahoe. Because automated models blend $325,000 condominiums with $2,375,000 estate homes, cannot see the bundled membership or the three fee classes, inherit county groupings that file Providence as Juliana and single-family homes by plat, and cannot see your view, floor, roof or impact glass. Whatever sold last pulls every estimate toward it.
The Southwest Florida MLS recorded 47 closings in the twelve months to 24 September 2026, from $325,000 to $2,375,000, with $33,634,564 in volume. Collier County recorded 36 qualified sales from $372,500 to $2,375,000 in the twelve months to August 29, 2026.
It depends on the village and on which square foot. On MLS living area the medians ran $242.10 in Barrington, $251.83 in Arrowhead, $280.79 in the coach homes and $490.24 for single-family homes. On the county’s base area they ran $267, $284 and $296 for the condominium groups and $429 and $501 on the two single-family plats.
The median was 62 days on market across 46 MLS closings with a recorded value, the mean of the middle pair, 57 and 67. Placid villas sold fastest at a median of 15 days; Tahoe’s four sales had the longest median, 119 days on the middle pair, and Barrington’s was 79. The median sale to list was 95.63 percent of the final list price, and only 4 of 47 closed at or above it.
Eleven were active on the Southwest Florida MLS on 24 September 2026: one Tahoe home, three Placid villas, two coach homes, two Arrowhead carriage homes and three Barrington condominiums, from $349,999 to $1,290,000. Against 47 closings in twelve months that is 2.8 months of inventory.
Four Tahoe homes closed on the MLS in twelve months, at $1,155,444, $1,300,000, $1,340,000 and $2,375,000, a median of $1,320,000. Four sales is a handful, and Tahoe’s nine plans run from 2,600 to 4,268 square feet, so a Tahoe price comes from the closest plan and view, not from the median.
Seven Placid villas closed on the MLS in twelve months, from $800,000 to $1,328,000, at a median of $1,200,000 and a median 15 days on market. Three were active on 24 September 2026, at $875,000, $1,124,000 and $1,249,900.
Seventeen Barrington condominiums closed on the MLS in twelve months, from $325,000 to $530,000, at a median of $395,000. The county’s qualified median over its twelve months was $420,000 on 13 sales. By size as entered, 1,441 to 1,487 square foot units sold at a median of $360,000 and 1,669 to 1,674 square foot units at $395,000.
Seven Arrowhead homes closed on the MLS in twelve months, from $438,000 to $580,000, at a median of $539,000 and a 97.35 percent median sale to list. The larger second-floor plans carried the upper end: three 2,184 square foot homes sold at $539,000, $550,000 and $550,000.
The MLS files both villages under Juliana Village, and together they recorded 11 closings from $570,000 to $745,000 at a median of $685,000. Read by plan size, the six Juliana-size closings had a median of $687,500 and the five Providence-size closings a median of $675,000, both our arithmetic.
Slightly, not proportionally. The Key West is about 500 square feet larger, but in the last twelve months the six Key West-size closings sold at a median of $692,500 against $675,000 for the five Augustine-size closings, on our arithmetic from the MLS rows. Buyers price the plan and the floor, not the square foot.
They have eased from their 2023 peak. On the county record, Barrington’s median went from $490,000 in 2023 to $420,000 in the latest twelve months, Arrowhead’s from $567,500 to $552,500 and the coach homes’ from $727,500 to $699,000. All three remain far above their 2021 levels.
No. Just value is the county’s assessment for tax purposes, set once a year by one method for every parcel. In every Naples Lakes group the 2026 preliminary median just value sits below the median recent sale, for example $380,490 against $420,000 in Barrington. It is useful for ranking and useless as a list price.
Yes, and by how much varies by village and by hole. Lake, golf and preserve exposures can each carry a premium for privacy and outlook, and golf frontage also brings cart traffic and the occasional ball. We measure the premium from closed sales of your plan with and without the view rather than applying a rule of thumb.
It shapes who buys and what they can pay. Every buyer becomes a full member automatically, with no initiation fee in the club’s public documents, and pays a club bill of $12,674 to $15,148 a year at 2025 rates depending on fee class. Nothing is refunded to you at closing, so the value of the membership rides in the price of the home, and the buyer weighs the carrying cost against other clubs.
The club frames it as a charge on the incoming resident: $12,500 in 2024 and $13,000 in 2025, “limited to first-time buyers (new residents) in NLCC.” The standard Florida contract lists association transfer fees among the buyer’s costs, but it is negotiable. The 2026 figure is member-only, so confirm it on the estoppel.
No. Naples Lakes has no Community Development District. The sampled FY2025 single-family tax bill carries only the county’s District 1 Garbage charge of $261.91 as a non-ad valorem line, and nothing named Naples Lakes appears on the state’s special district list. That lowers your buyer’s carrying cost.
Usually higher if you are homesteaded, because Save Our Homes follows the owner and the buyer’s assessment resets after the sale. At FY2025 rates for millage area 105, each $100,000 of taxable value costs about $1,051 a year, on our arithmetic. That is the mechanism, not a quote for any home.
Every village street tested is Zone X on FEMA panel 12021C0602J, effective February 8, 2024, and the high-risk polygons inside the gate sit over the lakes. That is a street test, not a parcel determination, so pull the zone for your own address, especially on a lakefront lot.
Yes, as evidence. Nine FEMA determinations from 2012 to 2016 cover Naples Lakes property, and eight removed or confirmed buildings outside the hazard area of the old map. Although the map has since changed, a letter certifies your building’s elevation and speeds a lender’s and insurer’s review, so keep it in the listing file.
It can. The club describes three residential floors over the garages, and buildings of three or more habitable stories fall under Florida’s structural integrity reserve study and milestone inspection laws; the association’s filings were not public as of September 2026. A buyer is entitled to the study or a statement that none exists, so get the answer before you list.
The master association’s section 720.401 disclosure summary applies to a Tahoe or Placid sale and must be delivered before the buyer signs. A condominium sale runs under Chapter 718 and section 718.503’s document package, and may also involve the master summary. Confirm the correct package with your closing agent or attorney; this is not legal advice.
Owners who did not prepay have been billed $179 a quarter since January 2023, scheduled through October 2029. Whether an unpaid balance is settled at closing or continues with the home is not in any public document; the master association’s estoppel certificate for your home answers it.
Not from the master association, whose Declaration contains no purchaser approval or interview clause; the buyer becomes a member by recording the deed, submitting the Member Information Profile and paying the required fees. A condominium village may have approval rights under its own declaration, so request its procedure before listing.
Have the home priced and documented before the seasonal owners return. The club prices golf in season from November through April, and about seven in ten Barrington and Arrowhead homes are not homesteaded, so the condominium buyer pool arrives with the season. Single-family buyers skew toward full-time households.
You can, but the lease shapes the sale. Showings run through the tenant and the gate, and a buyer cannot use the club for that home until the approved lease ends, because the Rules suspend owner use while a home is leased. Where possible, time the lease end to the expected closing.
Understand the rules first. Leases must run at least a calendar month or 30 days, no home may be leased more than four times a year, every lease needs Board approval, and the owner loses club use except dining while a tenant is in residence. Holding also keeps the full club bill in play.
Florida’s documentary stamp tax on the deed is $0.70 per $100 of price and is customarily paid by the seller, about $2,765 on a $395,000 sale on our arithmetic. Add title, the estoppel fees, prorated taxes and any negotiated commissions or credits, all of which a written net sheet sets out before you list.
