Buying a home in Naples Lakes Country Club, the gated community of 731 Toll Brothers homes at Collier Boulevard and Rattlesnake Hammock Road in East Naples, Collier County, Florida 34112, means buying a club along with the house. Membership in the homeowners association that owns the Arnold Palmer Signature course is mandatory and automatic with every home. New residents paid a one-time $13,000 transfer fee in 2025, the annual club bill depends on which of six villages you choose, and four of those villages add a condominium association whose fee is published nowhere. Buying a home in Naples Lakes Country Club takes four things most Naples purchases do not: a club bill and transfer fee budgeted before the offer, one estoppel certificate for a house or two for a condominium, a condominium document package in four of six villages, and a village choice that fixes your fee class.

One Gate on Collier Boulevard, Six Villages Behind It

Naples Lakes has a single visitor entrance on Collier Boulevard, about 2.8 miles south of I-75 Exit 101 by the club’s directions, with a staffed front gate and the clubhouse at 4784 Naples Lakes Blvd, Naples, FL 34112. Behind it are six villages, six different purchases:

  • Lake Tahoe, 111 estate homes on Cerromar Drive and Castlerock Way, nine plans of 2,600 to 4,268 square feet.
  • Lake Placid, 119 villas on Cerromar Drive and Sedgewood Lane and Place, four plans of 2,098 to 2,562 square feet.
  • Lake Barrington, 209 condominiums in 11 buildings of 19 on Hampshire Court, 1,394 to 1,772 square feet over enclosed garages.
  • Lake Arrowhead, 128 carriage homes in 16 two-story buildings of eight on Winged Foot Court and Way, 1,672 to 2,184 square feet.
  • Juliana Village, 88 coach homes in buildings of four on Shinnecock Hills Court, the downstairs Augustine at 2,030 square feet and the upstairs Key West at 2,531.
  • Providence Village, 76 coach homes in buildings of four on Shaker Heights Court, the same plans at 2,063 and 2,564 square feet.

Every multi-family village has its own pool and spa, every residence has at least a one-car garage, and all 731 homes were built by Toll Brothers from 2000 to 2004.

Two Ownership Regimes, Not Six

Tahoe and Placid are fee-simple single-family homes governed only by the master association, Naples Lakes Country Club Homeowners Association, Inc., a Chapter 720 homeowners association. Barrington, Arrowhead, Juliana and Providence are Chapter 718 condominiums, each with its own association, budget and rules beneath the same master: one estoppel and one bill in the single-family villages, two of each in the condominiums.

What Naples Lakes Does Not Have

Five absences decide purchases here. There is no initiation fee or equity deposit in the club’s public documents, no food and beverage minimum, no Community Development District, no boating, because the Declaration prohibits watercraft on the community lakes, and no beach club or shuttle. Add a 30-day minimum lease and a four-a-year cap, and Naples Lakes suits a buyer who wants a resident-owned club with a predictable bill, not one who needs short-term rental income or a boat at the house.

Its Own Community, Not Part of Lely Resort

National portals file Naples Lakes under a Lely Resort neighborhood, but it is its own planned unit development, association and gate. The Publix plaza at the entrance, Naples Lakes Village Center, shares the name and sits outside the gate and the association.

The county also files single-family homes by recorded plat and Providence under the Juliana name. What a 95.63 Percent Sold-to-List Means for Your Offer

At the median, buyers closed at a little under 96 percent of the final asking price, and only 4 of 47 closed at or above it. Because the ratio is measured against the final list price, a home that was cut before a buyer arrived still shows a strong ratio, so we pull every home’s full listing history, not only its current price. In a market with 2.8 months of supply, a full-price offer should be a decision made on the comparables, not a reflex.

The 62-day median hides a wide spread. Single-family homes sold in a median 19 days, the coach homes in 51, Arrowhead in 67 and Barrington in 79. A well-priced Placid villa may not survive a weekend, while a Barrington condominium often gives you time to read the condominium documents before you write.

The Most Recent Public Sale, Walked Through

The most recent closing on the MLS pull is a public-record sale, not one of ours, and it shows how a Naples Lakes purchase lands. On September 22, 2026, a Lake Arrowhead carriage home of 1,672 square feet of MLS living area closed at $438,000 after 23 days on market, against a final list price of $469,999.

  • Sold-to-list: about 93.2 percent, below the community median of 95.63 and Arrowhead’s 97.35. A buyer who moved inside the first month still took about $32,000 off the asking price.
  • Price per square foot: about $262 on MLS living area, above Arrowhead’s twelve-month median of $251.83.
  • Floor plan: 1,672 square feet is the smaller of the two ground-floor Arrowhead plans the club publishes, in a two-story building of eight with an attached one-car garage.
  • What the buyer also took on: the 2025 multi-family club bill of $12,674 a year, a Lake Arrowhead condominium fee that is not public, and, as a new resident, a transfer fee that was $13,000 in 2025, about 3 percent of this price.
  • What the county has not seen yet: the sale closed after the county’s August 29 cut-off, so it is not among the 36 qualified deeds.

The Top and Bottom of the Year

The highest MLS closing was a Lake Tahoe estate home of 3,372 square feet, listed at $2,499,000, which closed on June 8, 2026 at $2,375,000 after 181 days. The lowest was a Lake Barrington condominium of 1,454 square feet, listed at $359,000, which closed on May 1, 2026 at $325,000 after one day. A spread of more than seven times is why this page prices by village, never by community.

Where a count is even, the median is the mean of the middle pair, and the pair is shown. The MLS gives Providence no Sub/Condo value of its own; its coach homes file under Juliana Village.

Tahoe and Placid, as Listing Agents Filed Them

Of the 12 single-family closings, agents entered four as Lake Tahoe, at $1,155,444, $1,300,000, $1,340,000 and $2,375,000, a median of $1,320,000 on the middle pair, and seven as Lake Placid, from $800,000 to $1,328,000 at a median of $1,200,000. The twelfth, a seller-direct entry at $1,535,000, carried only the community name. Those labels are the names agents typed: fine for a rough frame, not good enough for pricing. A single-family offer is priced from the individual sales of the same plan.

The County’s Deed Record by Group

The county groups single-family homes by recorded plat, not by village: 120 on the original plat, which it labels Unit 1, and 110 on the Unit Two plat. Neither matches Tahoe’s 111 or Placid’s 119, and FEMA letters place Cerromar Drive lots on both plats, so no public record separates Tahoe sales from Placid sales.

Price per Square Foot, and Which Square Foot

The MLS divides by the living area an agent enters; the county divides by its own base area, and for single-family homes the county’s adjusted area runs about 16 percent larger than that base area. So Barrington’s $242.10 on the MLS and $267 on the county record are both true, and neither can be restated against the other’s denominator. Inside either record, single-family homes trade at well above the condominium rate per foot, and the three condominium villages sit close together, so most of the gap between a Barrington condominium and a coach home is size.

Condominium Prices Against the 2023 Peak

On the county record, Barrington’s qualified median went from $251,000 in 2021 to $490,000 in 2023 and sits at $420,000 now, about 14 percent below the peak. Arrowhead went from $300,000 to $567,500 and now $552,500; the coach homes from $454,400 to $727,500 and now $699,000. A condominium here costs less to buy than in 2023 and more to carry, because club and HOA costs kept rising. That trade is the next section.

What Does It Cost to Own Each Naples Lakes Country Club Village Every Year?

Owning in Naples Lakes Country Club costs a fixed club bill set by village class, $12,674 a year for any condominium village, $14,688 for Placid and $15,148 for Tahoe in 2025, plus property tax, insurance, and in four villages a condominium fee that is not public. There is no CDD and no food and beverage minimum.

Every billing schedule from 2019 to 2025 says “Quarterly Membership Dues and HOA Fees are Billed to your Club House Account as a courtesy” and “Sub-Association Maintenance Fees are billed separately by the individual Management Companies.”

The offset means a club charge lands eight months of the year, which matters for the closing proration.

The Membership Fee: the Same for Every Home

The Membership Fee is identical for a 1,394-square-foot condominium and a 4,268-square-foot estate home: $6,166.92 a year in 2019 and $9,818 in 2025, $2,454.50 a quarter, up 59 percent in six years. The 2024 budget package, the one public year that splits it, shows operating dues of $7,372 plus fund contributions of $1,800, so each household paid roughly $1,800 into reserves and capital inside the quarterly bill rather than at closing.

Why Tahoe and Placid Pay More

The master association maintains the landscaping of every single-family lot and bills it as a Neighborhood Assessment under Article VI, Section 1(d) of the Declaration, and the higher single-family rates include it. When the landscape contract renewal came in 27.6 percent higher for 2025 while a new Comcast contract saved money, the multi-family fee fell from $2,965 to $2,856 while Tahoe’s rose 14 percent and Placid’s 12.6 percent. The house itself, roof included, remains the owner’s cost.

The Club Bill by Village, 2019 to 2025

Summing the Membership Fee and master HOA fee, our arithmetic on the club’s schedules, the 2025 bill is $15,148 for Tahoe, $14,688 for Placid and $12,674 for any condominium village, about $1,262, $1,224 and $1,056 a month. In 2019 the same bills were $9,942.40, $9,664.00 and $8,595.36, so they rose about 52 percent for the single-family classes and 47 percent for the condominiums in six years.

The Condominium Fee Nobody Publishes

In Barrington, Arrowhead, Juliana and Providence, the condominium fee is the largest unknown. No 2025 or 2026 assessment for any of the four is published by the club, the associations or any public record we found. The figure is in each association’s adopted budget, which a buyer should receive with the condominium estoppel and resale package: through RealManage for Arrowhead, Juliana and Providence, and through the association at the clubhouse for Barrington. This page will not print an estimate, because a total built on a guess is not a calculation.

The Arnie’s Surcharge

Owners who did not prepay Arnie’s, the club’s cabana cafe, pool, bar and bocce venue, have been billed $179 a quarter since January 2023, scheduled through October 2029. The clubhouse and golf course renovation surcharges have ended. Whether a seller’s remaining Arnie’s installments are due at closing or continue on the buyer’s account is not in any public document; the master estoppel answers it.

What a Year Costs, Village by Village

Why the Fixed Club Bill Weighs Most at the Entry Price

The club bill does not scale with the home. A $395,000 condominium and a $685,000 coach home carry the identical $12,674 bill, and a single-family home over $1.2 million pays only $2,014 to $2,474 more. At the Barrington median the club bill equals about 3.2 percent of the price every year; at the single-family median, about 1.2 percent. A Barrington buyer should read the condominium budget as closely as the club schedule.

What Drove the Increases

For the multi-family class the club bill rose 15.0 percent in 2023, its largest step, and 4.4 percent in 2025, our arithmetic from the schedules. The driver is the club’s budget, up about 60 percent from $5,556,453 in 2017 to $8,872,601 in 2024. A 2025 trade report listed planned pickleball courts, a clubhouse refresh and a mid-scale golf course renovation, none with a published surcharge, so ask for the status of the club’s master plan before you buy.

What the Bill Includes, and What It Does Not

Included: full membership for up to two resident adults with no green, fitness or court fees; the gate, roads, lakes, preserves and golf course; reserve and capital contributions; bulk Xfinity television and internet; and lot landscaping for Tahoe and Placid. Not included: condominium fees; carts, per round or through a private-cart trail fee of $2,125 plus tax in 2025; group fitness classes; bag storage, lockers and the handicap fee; dining, which is pay-as-you-go; property tax, insurance and utilities; and the transfer fee.

How Much Is the Transfer Fee When You Buy in Naples Lakes Country Club?

Buyers new to Naples Lakes Country Club pay a one-time transfer fee at purchase: $12,500 in 2024 and $13,000 in 2025, “limited to first-time buyers (new residents) in NLCC,” per the club’s budget letters. The 2026 figure sits in a member-only schedule. There is no initiation fee or equity deposit in the club’s public documents.

At Barrington’s median the fee alone exceeds what many buyers budget for all their other closing costs, and at 2025 rates it roughly equals a full year of the multi-family club bill. Put it in your cash to close from the first conversation.

First-Time Buyers Only

Read literally, the “first-time buyers (new residents)” wording means an owner who already lives in Naples Lakes and buys a replacement home inside the gates does not pay it again. That is our reading, not a published rule, so confirm it with the club office in writing.

No Initiation, No Equity, Nothing Refunded

Across the Declaration, Bylaws, Articles, Rules and every schedule and budget letter from 2019 to 2025, the only one-time charge is the transfer fee. The Rules add the other side: memberships “terminate without refund of any kind upon the closing of the sale.” The membership’s value is carried in the price of the home.

Who Pays It Under a Florida Contract

The club frames the fee as a charge on the incoming resident, and the widely used Florida Realtors and Florida Bar contract lists association transfer fees among the buyer’s costs. Every cost line in a Florida contract is negotiable, though, and in a slower condominium month a seller may credit part of it. Asking is part of our offer strategy when the village’s supply and the listing’s history support it.

How Does Club Membership Work When You Buy in Naples Lakes Country Club?

Naples Lakes Country Club membership is mandatory and automatic with ownership. A buyer records the deed, delivers a copy to the association, submits the Member Information Profile and pays the required fees, including the transfer fee, and membership attaches. The master association does not approve buyers, but a condominium association’s own documents may.

Mandatory, Automatic and Lien-Secured

Article III, Section 1 of the Declaration reads: “Membership in the Association by all Owners is mandatory and automatic with the ownership of any Unit.” Article VII, Section 13 secures the Golf Course Assessment by lien and adds that “No Member may be exempt from liability for the Golf Course assessments by non-use of the Golf Course.” A household that never plays pays the same dues as one that plays daily.

Who Owns the Club

“Naples Lakes Country Club is owned and managed by the Naples Lakes Country Club Homeowners Association, Inc.,” per the club’s member profile. Toll Brothers’ golf entity deeded the course to the association on October 23, 2003, at Official Records Book 3447, Page 736. When you close, you join the entity that owns the 18 holes, the clubhouse and Arnie’s; no developer or operator can reprice the club or sell the course from under the homes.

No Approval by the Master Association

The master Declaration contains no purchaser interview or approval clause; the master association enrolls buyers rather than approving them. For a Tahoe or Placid buyer, that removes a closing risk found at some private clubs.

The Condominium Approval Question

Each condominium operates under Chapter 718 with its own declaration, which can reserve approval rights over sales and leases. None of the four villages’ declarations, rules or approval procedures is posted publicly, so ask the village’s manager for its requirements and timeline the day the contract is signed. A condominium approval, if one exists, is the step that can move a closing date.

Two Adults per Home

Membership is issued to no more than two adults per home, both living in it. Where a trust, company or unrelated co-owners hold title, the owners designate up to two resident adults, so decide who the members will be before you close.

What Membership Conveys

Members and immediate family “shall not be charged green fees, fitness fees, or court fees,” per the Rules. Carts, group fitness classes and guest fees are extra, and dining is pay-as-you-go with no minimum. Article II, Section 5 of the Declaration protects tee-time access: golf rules cannot be amended to “materially adversely affect the availability of tee times” for members without a majority of the voting members. Tee times book up to 14 days ahead, and there is no public play.

The Course, the Clubhouse and the Courts

The course is an 18-hole Arnold Palmer Signature layout, par 72, established in 1999, 6,729 yards from the back tees, rated 73.3 with a 142 slope on the 2026 scorecard. It closed at the end of April 2017 for a $3.2 million renovation by Arnold Palmer Design Company architect Thad Layton and reopened February 17, 2018. The club describes its renovated clubhouse as 24,000 square feet and lists five Har-Tru tennis courts and three lighted bocce courts.

What Are the Steps to Buy a Home in Naples Lakes Country Club?

Buying in Naples Lakes Country Club runs in nine steps: choose the village, budget its fee stack, check the building’s flood position, write the offer with the right calendar, order the estoppels, request the condominium package, clear inspections and insurance, confirm the tax reset, and close and enroll. Each step below names the document.

Step 1: Choose the Village Before the House

Barrington is the entry band and the only village the club describes with three residential floors. Arrowhead is two-story carriage homes with one-car garages, Juliana and Providence are up-and-down coach homes with two-car garages, Placid is detached villas and Tahoe the estate tier. The village fixes your fee class, the number of estoppels and your comparable set.

Step 2: Budget the Fee Stack

Put four numbers on paper before touring: the club bill for the class at 2025 rates, with the 2026 figure to confirm; the $13,000 transfer fee from 2025; the Arnie’s question; and, for a condominium, a line for the fee you will learn from its budget. Ask the listing side for the current billing schedule, because it is member-only.

Step 3: Check the Building’s Flood Position

Every village street tested is Zone X, but the lakes carry AE polygons, so look up the specific address and ask the seller for any 2012 to 2016 FEMA letter on the building.

Step 4: Write the Offer With the Right Calendar

Make the inspection period long enough for both estoppels, the condominium budget and reserve file, and insurance quotes. Set the closing date with any condominium approval and the quarterly billing cycle in mind, and price against the village’s record rather than the asking price alone.

Step 5: Order the Estoppels on Day One

The master association issues its estoppel through the club office, requested by email with the seller’s name, the address, the buyer’s name, the closing date and the date needed. In a condominium, order the association’s own certificate under Section 718.116(8) the same day; only it shows condominium dues and special assessments.

Step 6: Request the Condominium Package by Name

Request the declaration, bylaws and rules, the budget and financial statement, the reserve schedule, the structural integrity reserve study or a statement that none was completed, two years of minutes, any special assessment notice, the master insurance declarations page and any sale or lease application.

Step 7: Clear Inspections, Insurance and the Appraisal

Order a general inspection, a wind mitigation inspection on form OIR-B1-1802 and a four-point inspection if the carrier asks; every home here is 22 to 26 years old. Get the roof year in writing, from the permit on a house or the reserve schedule on a condominium, and get insurance quotes before the inspection period ends.

Step 8: Confirm the Tax Reset

Budget from your price rather than the seller’s bill. Ask the Collier County Property Appraiser’s office which exemptions you qualify for, and ask your lender to escrow off the projected figure.

Step 9: Close, Record and Enroll

After closing, deliver a copy of the recorded deed to the association, submit the Member Information Profile and pay any required fees the title company has not collected. Arrange your gate and directory listing at the same time so guests and deliveries can reach you.

Which Documents Should a Naples Lakes Country Club Buyer Request?

A Naples Lakes Country Club buyer should request the master association estoppel, a condominium estoppel in four villages, the current club billing schedule, the Declaration approved November 17, 2023, the April 2024 Rules, the disclosure the governing statute requires, and for a condominium the budget, reserve file and insurance declarations page.

One Estoppel for a House, Two for a Condominium

A Tahoe or Placid purchase needs one estoppel, from the master association through the club office. A Barrington, Arrowhead, Juliana or Providence purchase needs two: the master certificate and one from Lake Barrington Condominium Association, Inc., Lake Arrowhead Condominium Association, Inc., Juliana Village Condominium Association, Inc. or Providence Village Condominium Association, Inc. Unrelated associations elsewhere in Florida carry similar names, so confirm the certificate comes from the right one.

What the Master Estoppel Should Answer

The master certificate should state the current quarterly Membership Fee and HOA fee for the home’s class, any unpaid balance, whether the home carries the Arnie’s surcharge and whether remaining installments are due at closing, the transfer fee to be collected from you, and any special assessment in force. Under Article VII, Section 1 of the Declaration a buyer is jointly and severally liable with the seller for assessments due at conveyance, so the estoppel is how you make sure the seller pays them.

Estoppel Fees Are Capped

Under the 2024 amendments to Sections 718.116 and 720.30851, effective July 1, 2024, a standard certificate for a current account is capped at $299, an expedited certificate may add $119, and a delinquent account may add $179. No Naples Lakes association publishes its fee, and under the standard Florida Realtors and Florida Bar contract, association estoppel fees are a seller cost unless the parties agree otherwise.

The Disclosure Fork Between Chapter 720 and Chapter 718

The master association is a Chapter 720 homeowners association. Section 720.401 requires a disclosure summary to be presented to a prospective buyer before the contract is signed, supplied on a resale by the selling owner, and a buyer who does not receive it may void the contract within 3 days of receiving it or before closing, whichever comes first. That plainly reaches a Tahoe or Placid purchase.

Section 720.401(2) then carves out associations regulated under Chapter 718, where disclosure runs under that chapter instead. Barrington, Arrowhead, Juliana and Providence are Chapter 718 condominiums, and Section 718.503 entitles a resale buyer to the declaration, articles, bylaws, rules, financial statement, budget, the frequently asked questions document, the governance form, any milestone inspection summary and the most recent structural integrity reserve study or a statement that none was completed; a contract signed before the core documents arrive is voidable for 7 days, excluding weekends and holidays, after the buyer signs and receives them. Because every condominium here also sits inside the Chapter 720 master, which regime governs your purchase, and whether both documents should be delivered, depends on what you buy. Ask your closing attorney or title agent to confirm it. This is information, not legal advice.

The $250,000 Cap and Its Hurricane-Shaped Hole

Article VII, Section 6 limits the master association’s unbudgeted special assessments to $250,000 a year in aggregate, about $342 per home across 731 homes on our arithmetic. The cap excludes insurance deductibles, and a force majeure assessment may exceed it “to meet the obligation of the windstorm insurance deductible.” The cap binds only the master association; each condominium association has its own powers, and none of their special assessment histories is public.

What Should a Naples Lakes Condominium Buyer Check Before Closing?

A Naples Lakes Country Club condominium buyer should check the association’s budget and reserve schedule, its master insurance policy and wind deductible, any special assessment since 2022, its approval and leasing rules, and at Barrington the structural integrity reserve study. None of the four condominium associations publishes any of these, so each must be requested.

Barrington: Three Residential Floors

The club describes each Barrington building as enclosed garages on the ground floor with residences on the top three floors. Buildings of three or more habitable stories fall under Florida’s structural integrity reserve study and milestone inspection laws; the association’s filings were not public as of September 2026. Section 718.112 required qualifying associations existing on July 1, 2022 to complete the study by December 31, 2025, and the 2025 legislation, CS/CS/HB 913, kept the three-habitable-story test. The recorded plans and certificates of occupancy fix each building’s story count; we have not read them, so ask for the study, or the association’s written position on why none was required, before going firm.

Arrowhead, Juliana and Providence: Below the Line

The club describes every Arrowhead building as two stories, and the coach homes as a downstairs Augustine and an upstairs Key West in four-home buildings. On those descriptions all three villages sit below the three-story line, and the 2025 legislation excludes four-family dwellings of three or fewer habitable stories from the study requirement. Juliana and Providence have separate associations, so compare their budgets side by side even though the floor plans match.

Milestone Inspections on the 30-Year Track

Milestone inspections fall due in the year a qualifying building turns 30, or 25 within three miles of saltwater, and every Naples Lakes village address tested sits outside Collier County’s three-mile buffer. First Barrington inspections would therefore fall roughly between 2030 and 2032, our estimate from the 2000 to 2002 recording dates, and the county’s January 2026 list contains no Naples Lakes building.

Who Maintains and Insures the Building

Article VI, Section 3 of the Declaration makes each condominium association “responsible for maintaining and repairing all buildings located within the Neighborhood,” so the roof and structure are paid through the condominium budget. Typically the association’s master policy covers the structure and the owner’s HO-6 covers interior finishes, contents, liability and loss assessments; each condominium declaration draws the exact line. None of the four master policies is public, and the wind deductible, the reserve balance and any planned special assessment matter more than any county average.

The Village Pool Transfer

The 2025 HOA budget set aside $24,000 in survey costs “to finalize the transfer of ownership of the village pools to their respective villages.” Whether that transfer has closed is not public. Ask whether your village pool now sits in the condominium budget, because its upkeep would then be your association’s cost.

What Flood Zone Is Naples Lakes Country Club In?

Every village street tested at Naples Lakes Country Club is FEMA Zone X, outside the Special Flood Hazard Area, on flood map panel 12021C0602J, effective February 8, 2024. The mapped high-risk polygons inside the gates sit over the stormwater lakes, and under the older 2012 map FEMA removed many buildings here by letter.

Where the High-Risk Zones Are: Over the Lakes

A scan of the community in the same layer returns eight small AE polygons whose extents are consistent with the stormwater lakes, with base flood elevations of about 10 to 10.5 feet NAVD88, and one small AH polygon at the northeast edge. Whether any lot touches one was not tested parcel by parcel, and reading the AE areas as the lakes is an interpretation, not a FEMA label. On a lakefront lot, the lender’s determination for the building is the one that counts.

The 2012 Map and the FEMA Letters

Under the 2012 map, parts of Naples Lakes sat in a mapped flood zone and many buildings were removed by FEMA letter; on the current map, effective February 8, 2024, every village street tested is Zone X. Of nine determinations from 2012 to 2016, seven removed structures, including the Providence and Juliana buildings, four Arrowhead 1A buildings and three single-family lots, one found a building already outside, and one tract was denied by 0.2 feet. A 2012 letter in a seller’s file is certified evidence of pad elevation, not the operative determination.

The Claims Record

FEMA’s OpenFEMA dataset shows one flood claim, ever, in the census block group containing every Naples Lakes test point, on a structure built in 1981, and no claim in the surrounding block groups on a building from the 1999 to 2004 build era. The locations are generalized, so the record is circumstantial, and it is quiet.

Your Flood Checklist Before You Go Firm

  1. Pull the zone for the specific address on FEMA’s Map Service Center.
  2. Ask whether an elevation certificate exists for the building; if not, a Florida-licensed surveyor produces one.
  3. Keep any 2012 to 2016 FEMA letter with your closing file.
  4. On a lakefront lot, ask your lender early, in writing, what its determination returns and whether it requires flood coverage regardless of zone.
  5. Decide on flood coverage as a risk choice, with the Citizens rule below in mind.

What Will It Cost to Insure a Naples Lakes Country Club Home?

Insuring a Naples Lakes Country Club home starts from three documented facts: every tested street is Zone X, so federal mandatory flood purchase generally does not apply; the homes date from 2000 to 2004 in a 164 mph design wind zone; and Citizens will require flood coverage on all its single-family dwelling policies from January 1, 2027.

What Zone X Means for a Mortgage

Collier County’s 2026 Flood Protection Newsletter states the rule: homes in a Special Flood Hazard Area with a federally backed mortgage must carry flood insurance. For a building confirmed in Zone X, that requirement should not be triggered, but a lender can still require coverage under its own policy, and the determination is per building. Optional is not the same as unnecessary: three tested streets are shaded X, the community sits in the state’s Category 3 surge zone and the lakes carry AE polygons.

Citizens’ Flood Rule Reaches Zone X in 2027

Citizens Property Insurance Corporation, the state-created insurer of last resort, requires flood coverage on its policies outside the Special Flood Hazard Area in stages: dwelling coverage of $600,000 or more from January 1, 2024, $500,000 from 2025, $400,000 from 2026, and all policies from January 1, 2027. Condominium HO-6 policies are exempt. So a Tahoe or Placid owner insured with Citizens will need flood coverage at the first renewal after January 1, 2027, even in Zone X, and a single-family buyer who may end up with Citizens should carry flood in the budget from the start.

Wind: 164 mph and a Build Era Across the Code

Collier County’s building code wind layer puts the community at an ultimate design wind speed of 164 mph, inside the wind-borne debris region, so a replacement window or exterior door generally must be impact-rated or protected. The homes were built from 2000 to 2004, across March 1, 2002, when Florida’s first statewide building code took effect, and which buildings were permitted before it is not public. Two homes of the same model can carry very different wind premiums depending on roof age, deck attachment, roof-to-wall connection and opening protection, the items a wind mitigation inspection records.

Roofs, Shutters and the Architectural Committee

The Architectural Review Committee Standards say “Asphalt roofs or materials of a similar nature are not allowed,” so a re-roof is a tile or other approved material decision. Shutters need committee approval before installation under the Hurricane/Storm Protection Standards revised January 27, 2021, an exhibit behind the member login; get it from the seller or the club office first. Multi-layer storm glazing may use only clear or light grey interlayers.

My Safe Florida Home and Condo

The My Safe Florida Home program under Section 215.5586 pays hardening grants to homesteaded owners of homes insured for $700,000 or less and built before January 1, 2008, at $2 for every $1 the owner puts in, up to $10,000. Every Tahoe and Placid home passes the age test; the homestead and insured-value tests are home-specific. The My Safe Florida Condo pilot is limited to buildings three stories or taller, so Barrington is the only village where it is even a question.

The CRS Discount and the 30-Day Wait

FEMA’s list effective April 1, 2026 shows Collier County at Community Rating System Class 5, a 25 percent discount on eligible flood policies. How it applies to a Zone X policy under current pricing was not confirmed from a FEMA source; the quote will show it. The county also notes the program’s typical 30-day waiting period, so a flood policy belongs on the contract timeline, not in closing week.

Why This Page Does Not Quote a Premium

No source supports a premium for any Naples Lakes home, so this page does not publish one. With the flood zone, elevation certificate, wind mitigation report, roof year, four-point inspection and, for a condominium, the master policy, a licensed Florida insurance agent can quote a specific address inside your inspection period.

How Have Hurricanes Affected Naples Lakes Country Club?

Naples Lakes Country Club sits in Collier County evacuation Zone D and the state’s Category 3 storm surge zone, about nine road miles from the beach, with street grades of about 10.8 to 11.6 feet NAVD88. Hurricane Irma in 2017 was the wind event nearby, and no official report places Hurricane Ian’s 2022 surge inside the community.

Evacuation Zone D and the Category 3 Surge Zone

Every point tested in Collier County’s evacuation layer returns Zone D, with the Zone C line at about Rattlesnake Hammock Road. As reported, the mandatory orders for Ian in 2022 and Milton in 2024 reached Zones A and B only. The state’s storm surge service returns Category 3 at every village street: its worst-case modelling shows surge exposure here only in a Category 3 or stronger storm, an envelope, not a forecast.

Irma, Ian and Milton

Irma tracked just east of Naples in 2017, and the county emergency operations center station, about a mile south of the clubhouse, recorded about 82 mph sustained and a 122 mph gust. Ian’s 6 to 9 foot surge in 2022 covered almost all of Collier County south and west of US 41; Naples Lakes is north and east of it, and no official report we found places that surge inside the gates. Milton in 2024 brought about a 59 mph gust at the same station.

How Much Will Property Taxes Be After You Buy in Naples Lakes Country Club?

Budget on the reset, not the seller’s bill. Naples Lakes Country Club sits in millage area 105 of unincorporated Collier County at 10.5058 total mills for FY2025, about $1,051 a year per $100,000 of taxable value. Median 2026 preliminary bills run from $3,274 in Barrington to $7,088 on the original single-family plat.

Why Your Bill Will Not Look Like the Seller’s

Those medians blend homesteaded owners, whose assessments have been capped for years under Florida’s Save Our Homes limitation, with owners who have no cap. The cap and the exemption follow the owner, not the house, and a buyer’s taxes are based on the new assessed value after the sale.

The gap is widest on the single-family plats, where about seven homes in ten are homesteaded, so a single-family buyer who will not homestead should expect the largest jump.

No CDD, Proven Three Ways

The FY2025 bill for a single-family lot on Cerromar Drive shows one non-ad valorem charge, the county garbage line; the bill for a Lake Barrington 4-C unit shows none; and the Florida Commerce official list of special districts names the Lely and Naples Heritage districts among Collier’s and nothing called Naples Lakes.

What to Do About Taxes as a Buyer

  1. Underwrite on the reset, never on the seller’s bill.
  2. Ask the Collier County Property Appraiser’s office which exemptions you qualify for, including homestead and any portability of a prior Florida homestead benefit, and the filing deadline.
  3. Ask your lender to escrow off the projected figure, which prevents a payment jump at the first escrow analysis.

Which Naples Lakes Country Club Rules Decide Whether a Home Works for You?

Five Naples Lakes Country Club rules decide purchases: leases run 30 days minimum, four a year, with board approval, and the owner loses club use except dining while leased; pets are limited to two, leashed and off the course; trucks, boats and trailers cannot stay outside a garage overnight; asphalt roofs are barred; and the lakes are closed to boats.

Each rule below comes from those posted documents. In the four condominium villages, each condominium’s own documents apply on top, can be stricter and are not public.

Leasing: the Conditions

Article XI, Section 24 defines a lease broadly, to include any paid occupancy, and sets the terms: a minimum of one calendar month or 30 consecutive days, with no advertising for shorter stays; no more than four leases a year; board approval of the executed lease; the owner current on assessments, with registration and transfer fees and any deposit paid before move-in; and no subleasing. An unapproved lease can be treated as a nullity. Naples Lakes is not a vacation-rental community.

The Owner Loses the Club While the Home Is Leased

While a tenant is in residence, the owner has no right to use the club facilities other than dining, per the Rules, and still pays every dollar of the membership and HOA fees. Approved tenants pay green, cart, fitness and court fees after an unpublished transfer fee; the 2026 lessee rate is $110 per 18 holes with cart in season and $65 from May 1 to October 31.

Pets

Article XI, Section 5 allows no more than two household pets, such as a dog or cat, plus tropical fish or caged birds. Pets must be leashed outdoors, may not be left unattended on lanais or in yards, and are barred from the golf course, the clubhouse, Arnie’s and the pool areas. Invisible pet fences are not allowed, and condominium associations may add their own limits.

Vehicles and Garages

Boats, recreational vehicles, trailers, commercial vehicles, trucks over three-quarter ton and vans over 14 feet may be outside a garage for no more than eight hours and never overnight without the General Manager’s approval. Garages are for cars, there is no owner street parking, and garages may not be converted to living space. With a one-car Arrowhead garage and two cars, those rules decide what you can keep at home.

Architectural Rules

Every exterior change runs through the Architectural Review Committee: no asphalt roofs, shutters approved in advance, screen enclosures mansard style in bronze, no two side-by-side single-family homes painted the same color, outward window coverings in white or off-white, and portable generators only in extended outages, at least 50 feet from a neighbor and no louder than 55 decibels.

The Course and the Lakes

The golf course and cart paths are closed to walking, jogging, biking and pets. Watercraft are prohibited on the lakes, fishing is allowed only from the shoreline beside your own home, and every lake edge should be treated as alligator habitat. The speed limit is 25 mph.

The Gate and Guests

The front gate is staffed, but no official club document we reviewed states its hours, so this page does not claim 24-hour staffing. House guests are registered at least two business days ahead. The Declaration also says “The Association shall not in any way be considered a guarantor of safety or security.”

The Airfield Next Door

Article XV, Section 11 warns owners that a private airfield sits next to the community, which the Declaration spells “Winged South Airpark”; aviation records list it as Wing South Airpark, about 0.7 mile west of the club. Owners should expect occasional small-aircraft noise, so visit the specific home at different hours.

Not Age-Restricted

Naples Lakes is not a 55-plus community. Nothing in the Declaration or the Rules sets an age restriction, and the Rules provide for children and dependents, which makes the school assignment below part of the purchase for families.

Showings Behind a Staffed Gate

Every buyer and agent enters through the staffed gate, open houses need the club’s approval by the Thursday before, and yard signs need board approval. That thins casual traffic and favors the prepared buyer whose agent is already clearing the gate.

Touring: Stairs, Garage, Water and Roof

On a 2000 to 2004 home, the roof, openings, water heater, air conditioning and electrical panel all show up in the inspection and the insurance quote, and quotes obtained inside the inspection period turn condition into numbers. In a condominium, a special assessment in progress, an Arnie’s balance that rides with the home or a transfer fee you would rather split are legitimate items for the price conversation, raised in writing with the evidence attached.

The Contract Calendar

A Naples Lakes contract runs on outside clocks: both estoppels, the condominium resale package, any condominium approval, the 30-day flood waiting period outside a loan and the quarterly billing cycle. We write the dates around them so none becomes the seller’s leverage.

Title Insurance and the Promulgated Rate

Florida sets the title insurance premium by state rule, at $5.75 per $1,000 of coverage up to $100,000 and $5.00 per $1,000 from $100,000 to $1,000,000, so what varies between title companies is the settlement services around it. In Collier County the buyer customarily pays the owner’s policy, though every cost line is negotiable.

Prorations and the Quarterly Club Cycle

Property taxes are prorated against the seller’s current bill, which is not a forecast of yours. Because the Membership Fee bills in November, February, May and August and the HOA fee in December, March, June and September, the closing date decides which quarter’s club charges you reimburse. The transfer fee and any Arnie’s balance the estoppel says is due appear as their own lines.

Inspections and Survey

Budget for a general inspection, a wind mitigation inspection and a four-point inspection where the carrier asks for one. A survey is worth ordering on a single-family lot backing a lake or fairway, before you plan a screen enclosure or pool that the Architectural Review Committee will review.

How Does Buyer Representation Work After the NAR Settlement?

Since the National Association of REALTORS practice changes took effect on August 17, 2024, a Naples Lakes Country Club buyer touring with an MLS agent must first sign a written buyer agreement that states the agent’s compensation in an objectively ascertainable way, and offers of compensation no longer appear on the MLS.

The Written Buyer Agreement Before a Tour

The agreement must be signed before the tour, in person or by live virtual tour. It must state the amount or rate of compensation, prohibit the agent from receiving more than that from any source, and state conspicuously that broker fees are not set by law and are fully negotiable. None of the four condominium associations publishes its fee, and no public record we found states a 2025 or 2026 figure. The number is in each association’s adopted budget, which a buyer should receive with the condominium estoppel and resale package during the inspection period.

Is there a transfer fee or capital contribution when you buy in Naples Lakes?

Yes. New residents pay a one-time transfer fee, $12,500 in 2024 and $13,000 in 2025, “limited to first-time buyers (new residents) in NLCC,” per the club’s budget letters. The 2026 figure is member-only and will appear on your estoppel. The club’s public documents show no separate capital contribution at closing.

Is there an initiation fee at Naples Lakes Country Club?

No. The Declaration, Bylaws, Articles, the April 2024 Rules and every billing schedule and budget letter from 2019 to 2025 contain no initiation fee, equity certificate or membership deposit. The only one-time charge is the transfer fee.

Do I get anything back for the membership when I sell?

No. The Rules say memberships are not transferable and terminate without refund of any kind upon the closing of the sale. The club is owned by the homeowners association, not by individual equity members, so the membership’s value is carried in the price of the home.

Does the association have to approve me as a buyer?

Not the master association: its Declaration has no purchaser approval or interview clause, and you become a member by recording the deed, submitting the Member Information Profile and paying the required fees. The 12 single-family MLS closings ran from $800,000 to $2,375,000 at a median of $1,236,250. Listing agents entered four as Tahoe, at a median of $1,320,000, and seven as Placid, at a median of $1,200,000. Single-family homes sold in a median 19 days.

The most recent public-record sale on the MLS pull, not one of ours, was a 1,672-square-foot Lake Arrowhead carriage home that closed on September 22, 2026 at $438,000 after 23 days on market, against a final list price of $469,999, about 93.2 percent of asking.

Is Naples Lakes Country Club in a flood zone?

Every village street tested is FEMA Zone X, outside the Special Flood Hazard Area, on panel 12021C0602J, effective February 8, 2024. Small AE polygons sit over the stormwater lakes and one AH polygon at the northeast edge, so each building still needs its own determination.

Do I need flood insurance in Naples Lakes?

For a building confirmed in Zone X, the federal mandatory purchase requirement should not be triggered, though a lender can still require coverage.
