McGreevy and Comisar are Southwest Florida buyer’s agents who work in Ave Maria every week, and this is our guide to buying a home in Silverwood at Maple Ridge, the 602-home CC Homes section of detached, zero-lot-line houses inside Maple Ridge at Ave Maria in Ave Maria, Florida: whether to buy new from CC Homes or buy a resale, which phase and which lot to choose, what the district debt and the flood zone do to your cost, and how the HOA approval, the insurance and the closing work.

Silverwood is unusual in Ave Maria because the builder and the owners are selling on the same streets at the same time. In the twelve months from August 2025 to July 2026, Collier County recorded 48 qualified Silverwood sales: 33 builder-direct CC Homes closings at a $394,900 median and 15 resales at a $356,400 median, from $335,000 to $435,000 (Collier County Property Appraiser, 2026 tax roll data files). On 1 October 2026, CC Homes listed eight Silverwood Vista plans from $334,990 to $410,990 before options and lot premiums (CC Homes, Maple Ridge).

The headline for a buyer is the vintage effect. Of the 15 Silverwood resales in that window that we paired with the same home’s earlier recorded sale, 8 closed below the earlier price and the median change was minus 2.4 percent. Owners who bought from 2019 to May 2022 resold higher, at a median of about plus 27 percent; owners who bought in 2023 and 2024 resold lower, at a median of about minus 10 percent. A buyer who reads those deeds before writing an offer knows which sellers have room and which do not.

The other half of a Silverwood purchase is the parcel itself. The phase sets the build year, the specification the house was delivered with and the district’s debt line on the tax bill; the lot sets the FEMA flood zone, because 617 of Silverwood’s 635 parcels touch the high-risk Special Flood Hazard Area and only 18 west-end lots sit fully outside it. This guide walks through each decision in the order we work it with a buyer, and every number is dated and sourced.

How Do I Buy a Home in Silverwood at Maple Ridge in 2026?

To buy a home in Silverwood at Maple Ridge in 2026, get pre-approved or confirm cash, sign a written buyer agreement before touring, decide between a new CC Homes Silverwood Vista home and a resale, then choose the phase and the lot, check the flood zone and the district payoff for that exact parcel, and file the HOA purchase application early.

The order matters in Silverwood because two decisions are made almost at once. The first is new versus resale: the builder’s twelve-month median ran $38,500 above the resale median, and most of that gap is options, lot premiums and builder incentives a resale buyer does not pay for again. The second is the parcel: the phase decides the district debt and the specification era, and the lot decides whether a lender will require flood insurance. Everything after that (the inspection, the insurance quotes, the two estoppel certificates, the HOA approval and the closing) follows from those two choices, and we read the record for each one with you before you are committed.

The seven things that decide a Silverwood purchase

  • New or resale. CC Homes’ Silverwood Vista base prices run $334,990 to $410,990, and its recorded closings carried a $394,900 median; resales carried a $356,400 median over the same twelve months.
  • The seller’s purchase year. Six resales from homes first bought between 2019 and May 2022 all closed above the prior price; eight resales from 2023 and 2024 purchases all closed below it.
  • The phase. Phase 1 (lots 1 to 129) was built mainly 2019 to 2021, Phase 2 (lots 130 to 312) mainly 2021 to 2023, and Phases 3 and 4 (lots 313 to 602) from 2023 on, with CC Homes still holding 46 vacant lots on the August 2026 roll.
  • The lot’s flood zone. Every Phase 1 and Phase 2 parcel touches FEMA’s Special Flood Hazard Area; the 18 Silverwood parcels fully outside it are all at the west end of Phases 3 and 4.
  • The district debt. The Ave Maria Stewardship Community District’s per-lot payoff balance, good through 31 October 2026, runs from $18,071.19 in sub-phases 1b and 2a to $23,387.85 in Phases 3 and 4.
  • The plan. Eight plans, three one-story and five two-story, from 1,133 to 2,260 square feet under air; the one-story Huntington is sold out as new construction and now comes only as a resale.
  • The approval. The Maple Ridge HOA must approve every purchase, cash or financed, and asks applicants to allow 14 to 21 business days.

  • District bill by phase: $2,460.43 to $2,531.25 per lot on the FY 2025-26 tax bill, rising $142.22 to $2,602.65 to $2,673.47 for FY 2026-27 under the budget adopted 4 August 2026.
  • District payoff by phase: $18,071.19 to $23,387.85 per lot, good through 31 October 2026, and the district states it does not have to be paid off at closing.
  • Fees: the Ave Maria Master Association bills $203 a quarter in 2026; the Maple Ridge HOA’s regular assessment is stated on the estoppel certificate and the s. 720.401 disclosure summary.

The Silverwood at Maple Ridge market is two markets on the same streets. From August 2025 to July 2026, 15 resales recorded a $356,400 median and 33 builder-direct CC Homes closings recorded a $394,900 median. Resale prices have eased since a 2023 peak, and the builder’s base prices have been nearly flat since late 2023.

Every figure in this section is a qualified, improved sale in the Collier County Property Appraiser, 2026 tax roll data files dated 29 August 2026, filtered to the three Silverwood at Ave Maria plats (Phase 1, Phase 2, and Phases 3 and 4) and prices above $1,000. A sale counts as builder-direct when it is the home’s first qualified sale within one year of the year built, or the first sale of a home the roll does not yet date; every other sale is a resale. We keep the two apart because a blended median would hide the gap a buyer is actually choosing across.

Inside Phases 3 and 4 alone, where the builder and owners sell on the same streets, the builder median of $394,900 sits $40,200 above the $354,700 resale median. That is the clearest single number in Silverwood for a buyer: a nearly new resale on Cassidy Lane, Argento Drive or Carrara Drive has been trading about ten percent below what the builder recorded for new homes beside it.

What the county record cannot tell you

A recorded deed carries the price, the date and the parties. It carries no list price, no days on market, no price reductions, no concessions and no record of homes listed today that have not sold. So this guide states no days-on-market figure, no list-to-sale ratio and no active-listing count for Silverwood at Maple Ridge. When we prepare an offer, we read those from the current listings and recent closed listings on the day you write it, alongside CC Homes’ live quick move-in prices.

What this means for your offer

Three things follow for a buyer. First, the resale market has been softer than the builder’s recorded prices for three years, so an asking price set from builder closings is a starting point for negotiation, not a value. Second, the seller’s own recorded purchase price tells you how much room that seller has (see the next section). Third, the builder’s inventory is shrinking: with 46 builder-held lots left on the August 2026 roll, the window in which a Silverwood buyer can play the builder and the resale market against each other will not last for years.

Why Do Recent Silverwood Resales Close Below What Owners Paid, and How Can a Buyer Use It?

Recent Silverwood at Maple Ridge resales split by the seller’s purchase year. Of 15 resales from August 2025 to July 2026 paired with the home’s earlier recorded sale, all six bought from 2019 to May 2022 resold higher, at a median of about plus 27 percent, while all eight bought in 2023 or 2024 resold lower, at a median of about minus 10 percent.

We tracked each of the 15 resales back to the same parcel’s previous qualified sale in the Collier County Property Appraiser, 2026 tax roll data files. Across all 15 pairs the median change was minus 2.4 percent, and 8 of the 15 closed below the earlier price. That one median hides two opposite stories, and a buyer who knows which story a seller is in negotiates differently.

The owners who gained bought between $222,500 and $327,800, while CC Homes’ base prices were still in the low to mid $200,000s. The owners who lost bought between $365,300 and $430,400, near the top of the builder curve, when the builder-direct median reached $411,200 in 2023. The one recent buyer who gained, at 5771 Agostino Way, bought from CC Homes in May 2025 and resold in June 2026 at $435,000, the highest Silverwood resale of the twelve months; the deed does not say why, and lot position and upgrades are what we check first.

Why 2023 and 2024 buyers resell lower

The public record explains it. CC Homes’ base price for the Grove plan was $332,990 in November 2023 (archived CC Homes Grove plan page, 29 November 2023) and $334,990 on 1 October 2026 (CC Homes, Maple Ridge), a $2,000 move in nearly three years, so a 2024 resale cannot ride rising new-home prices. CC Homes also advertised rate buy-downs in 2024 and early 2025 and cut several 2025 Silverwood quick move-in homes by $20,000 to $26,000 within three months (archived CC Homes Maple Ridge pages, February 2025 and June 2025). And the options and lot premium a first buyer paid do not resell at cost: the live Doheny quick move-in at 5791 Agostino Way is priced $72,825 over the $389,990 Doheny base (CC Homes quick move-in homes).

How to use a seller’s recorded price

A seller’s recorded price tells you how much room the seller has, not what the home is worth. An owner who bought in 2020 for about $230,000 can sell at today’s median and keep a large gain, so that seller may price firmly but has room to negotiate on repairs and closing date. An owner who paid $400,000 or more in 2024 is already taking a loss at the median; some will hold, and some are ready to close. We read the purchase price, the purchase date and any recorded mortgage before we recommend an opening offer, and we never pay a seller’s 2024 price because they paid it.

What a 2023 or 2024 resale offers a buyer

A Phases 3 and 4 home first sold in 2023 or 2024 is nearly new, was built under CC Homes’ current specification with impact glass, and has recently traded $40,000 to $60,000 below what its first owner paid. You inherit that home’s plan, lot and options rather than choosing your own, and any remaining builder warranty must be confirmed in writing. For many buyers that is the best value in Silverwood: a near-new house with landscaping, window treatments and often a screened lanai already approved and installed, at a price near a new home’s base.

New From CC Homes vs a Silverwood Resale: Which Is the Better Buy?

In Silverwood at Maple Ridge, a new CC Homes Silverwood Vista home starts at $334,990 base and its recorded closings carried a $394,900 median, while resales carried a $356,400 median over the same twelve months. Neither is better in general: all-in price, incentives, timing, lot, flood zone, district debt and warranty decide it for each buyer.

Both choices sit inside the same Maple Ridge at Ave Maria homeowners association and the same Club at Maple Ridge, so amenities do not separate them. What separates them is what you pay for and when. The comparison below uses CC Homes’ own published plans and prices (CC Homes, Maple Ridge), the Stewardship District’s parcel roll and budget, FEMA’s flood map and the Collier County Property Appraiser, 2026 tax roll data files.

The vintage math, worked for a buyer

Take the Doheny, the four-bedroom family plan. CC Homes lists its base at $389,990; the one live Doheny quick move-in at 5791 Agostino Way is $462,815, so about $72,825 of that price is options, upgrades and lot premium (CC Homes quick move-in homes). Now take the resale record: the eight 2023 and 2024 purchases that resold in the last twelve months closed $8,900 to $60,000 below their first owners’ prices (Collier County Property Appraiser, 2026 tax roll data files). Put together, the first owner of a new Silverwood home has, in recent sales, recovered little of the options and premium on resale. That is the vintage math: a buyer of a recent resale buys those options at a discount, and a buyer of a new home pays full price for them and should expect the same treatment on a resale in the next few years.

Price: compare all-in to all-in

Compare the builder’s all-in price, with the options you would actually choose and the lot premium, to the resale’s asking price, not base to asking. A resale at the $356,400 twelve-month median buys roughly the base price of a new Fernwood ($347,990) or Anaheim ($360,990), but as a finished house with landscaping and window treatments (CC Homes, Maple Ridge). The builder’s twelve-month median of $394,900 is the better guide to what a new Silverwood home really costs once it is optioned.

Incentives: what the builder can offer

CC Homes has used rate buy-downs on Silverwood quick move-in homes since at least 2024 (archived CC Homes Maple Ridge page, May 2024). On 1 October 2026 its Maple Ridge page advertised a complimentary Tesla Model 3 promotion from 15 August to 31 October 2026 and “Heroes” savings for veterans, nurses, firefighters, police, EMTs and teachers (CC Homes, Maple Ridge). Ask the sales gallery whether a promotion applies to Silverwood Vista and what it is worth in cash terms, because a rate buy-down never appears in the recorded price. A resale seller can answer with a price cut or a seller credit toward your closing costs, negotiated contract by contract.

Timing: ready now or built for you

The one live quick move-in was marked “Ready September 2026” on 1 October 2026 (CC Homes quick move-in homes). A to-be-built home’s schedule is set in the CC Homes contract and depends on the lot. A resale closes on the date both parties agree, plus the HOA’s purchase approval, which asks applicants to “allow a minimum of 14-21 business days” (Maple Ridge HOA Application for Purchase).

Lot: what is left versus what is proven

A new-build buyer chooses only among the 46 Phase 3 and 4 lots CC Homes’ land entity still held on the 29 August 2026 roll (Collier County Property Appraiser, 2026 tax roll data files). A resale buyer chooses across all 602 homesites in every phase and can see the view, the neighbors and how the yard drains after a summer storm. Silverwood homesites are about 38 feet wide and about 100 feet deep, roughly a tenth of an acre, with corner and pie-shaped lots running larger (archived CC Homes Maple Ridge page, January 2021).

Flood zone and district debt follow the parcel

Every new home CC Homes still sells is in Phases 3 and 4, which carry the highest district payoff, $23,387.85 per lot through 31 October 2026, against $18,071.19 for sub-phases 1b and 2a (AMSCD Bond Balance and Assessment Info 2025-2026). Phases 3 and 4 are also where the only 18 lots fully outside FEMA’s high-risk flood area sit (FEMA National Flood Hazard Layer). So the new-build choice carries more district debt, and also the only chance at a lot outside the Special Flood Hazard Area.

Specification and warranty

A new Silverwood Vista home has impact glass on all first and second floor windows, concrete block on both floors, 18-inch tile and 200-amp service (CC Homes, Maple Ridge features). CC Homes does not publish its warranty terms on its plan, quick move-in or features pages, so ask for the written warranty before you sign. A resale buyer of a 2023 to 2025 home should ask the seller for the original warranty and confirm with CC Homes, in writing, whether any remaining coverage transfers. A 2019 to 2021 Phase 1 home is past most builder coverage, so the inspection and the wind mitigation report carry more weight.

Which buyer should choose new

Choose new if you want to pick your plan, finishes and lot; want a home that is block on both floors with impact glass on every window without checking the build year; value a builder warranty and a builder-paid rate; or want one of the remaining west-end lots outside the Special Flood Hazard Area. Budget for options, window treatments, a lanai screen and landscaping additions, and accept the higher Phases 3 and 4 district payoff.

Which buyer should choose a resale

Choose a resale if price matters most, if you want a finished house with the extras already approved, if you want a Phase 1 or Phase 2 street with mature landscaping and a lower district payoff, or if you want a Huntington, the one-story three-bedroom plan CC Homes no longer builds. Budget for the inspection, a wind mitigation report, a flood quote on the exact address and the HOA approval period.

Can I Still Buy New From CC Homes in Silverwood, and How Does a Builder Purchase Work?

Yes, you can still buy new in Silverwood at Maple Ridge. On 1 October 2026 CC Homes listed seven of its eight Silverwood Vista plans as available, from $334,990 to $410,990 base, plus one quick move-in, a Doheny at 5791 Agostino Way at $462,815. CC Homes still held 46 vacant Phase 3 and 4 lots on the 29 August 2026 county roll, so new Silverwood inventory is in its final stretch.

CC Homes sells from its Maple Ridge sales gallery at 5009 Alonza Avenue (CC Homes, Maple Ridge). Silverwood launched in December 2018 as the successor to the sold-out Coquina section (Ave Maria, December 2018), and CC Homes introduced the current Silverwood Vista collection in March 2024 (Ave Maria Sun, May 2024).

Quick move-in or to be built

A quick move-in is a home CC Homes has already started or finished, with its options chosen and its price set. The one listed on 1 October 2026 was a four-bedroom Doheny with a two-car garage at 5791 Agostino Way, 2,047 square feet under air, at $462,815 and marked ready September 2026 (CC Homes quick move-in homes). A to-be-built home lets you choose the plan, elevation, options and remaining lot, on a schedule the builder’s contract sets. Quick move-in homes are where builder incentives have historically been concentrated, and where CC Homes cut several 2025 Silverwood prices by $20,000 to $26,000 within three months (archived CC Homes Maple Ridge page, June 2025).

The builder’s contract is the builder’s

A new-home purchase is written on CC Homes’ own contract, not on the Florida Realtors and Florida Bar resale form. It sets the deposit schedule, the completion window, what happens if construction runs late, the warranty, who chooses the closing agent and which closing costs you pay. Read it before you sign, have it reviewed, and compare the closing cost section with what a resale contract would put on you. We read it with our buyers line by line before they commit.

Register your agent on the first visit

CC Homes does not publish its broker participation policy online, and builders commonly require a buyer’s agent to be named on the first visit to the sales gallery. Cadiz at Ave Maria: the other new home at this price

Cadiz at Ave Maria is the closest substitute for a new Silverwood home: 63 CC Homes homesites, described in the Stewardship District’s July 2025 materials as “smaller lots, similar to Silverwood,” maintained by the same Maple Ridge homeowners association, with CC Homes price points listed as “Silverwood $334,990+ … Cadiz at Ave Maria $334,990+” (AMSCD board book, 1 July 2025; AMSCD board book, 14 October 2025). A buyer who wants new construction at the Silverwood price should compare both, and a buyer of a Silverwood resale should know that new homes at the same price will remain for sale after the last Silverwood lot closes.

Which Silverwood Phase Should I Buy In?

Choose a Silverwood at Maple Ridge phase by what it carries: Phase 1 homes date mainly from 2019 to 2021 with the lowest district payoff and the earlier CC Homes specification, Phase 2 from 2021 to 2023, and Phases 3 and 4 from 2023 on, with the current specification, the highest district payoff and the only lots fully outside FEMA’s high-risk flood area.

Silverwood was platted in three recorded groups, and the phase tells a buyer the build era, the delivered specification and the district debt tier at a glance. Phase 1 is recorded at Plat Book 63, pages 95 to 102, and Phase 2 at Plat Book 67, pages 88 to 93 (AMSCD Series 2022A Limited Offering Memorandum).

If you want the lowest carrying cost

Phase 1 sub-phase 1b and Phase 2 sub-phase 2a carry the lowest district bill and payoff in Silverwood, $2,602.65 a year on the FY 2026-27 bill and $18,071.19 to pay off. Those are the streets to start on if the monthly number decides your budget, and they are also where the oldest owners, with the largest recorded gains, are now selling.

If you want the newest house without building

Phases 3 and 4 resales are homes first sold in 2023 to 2025, built to the current CC Homes specification, and they are where 2023 and 2024 owners have been reselling below their purchase prices. They carry the highest district line, about $71 a year more than sub-phases 1b and 2a.

If you want a lot outside the high-risk flood area

Only Phases 3 and 4 have them: 18 west-end parcels, on Agostino Way between 5775 and 5824 and at 5713 Cassidy Lane, sit fully outside FEMA’s Special Flood Hazard Area on our overlay. Some are builder-held and some are owned; ask us which are available, new or resale.

If you want mature landscaping and a finished street

Phase 1 streets such as Soria Avenue, Aquila Avenue and Morino Way have been lived on since 2019 to 2021, with no construction traffic. Check the windows, the tile and the electrical service on those homes before you compare them with a new house on price, because the earlier specification was lighter.

How Does the Flood Zone Change From Lot to Lot in Silverwood?

Silverwood at Maple Ridge sits on FEMA flood map panel 12021C0255H, effective 16 May 2012, and 617 of its 635 county parcels touch the Special Flood Hazard Area, mostly Zone AH. Only 18 west-end Phase 3 and 4 lots sit fully outside it. A home in that area with a federally backed mortgage must carry flood insurance.

We ran the check ourselves on 1 October 2026. We took the lot polygons from the Collier County Growth Management GIS parcel layer, placed each one on FEMA’s National Flood Hazard Layer, and measured how much of each lot falls in each zone. Ground heights come from the USGS 3DEP elevation service. The six addresses below cover all three phases, two per phase.

The 18 lots outside the Special Flood Hazard Area

All 18 sit at the west end of Phases 3 and 4: 5713 Cassidy Ln, and 5775, 5778, 5782, 5786, 5790, 5794, 5798, 5799, 5803, 5804, 5807, 5808, 5811, 5812, 5816, 5820 and 5824 Agostino Way. Most are Zone X shaded or a mix of X shaded and X; 5778 Agostino Way is entirely Zone X (FEMA NFHL, our calculation, 1 October 2026). Those homes are outside the federal mandatory purchase rule, though a lender may still choose to require coverage, and Citizens Property Insurance’s own flood rule reaches all of its remaining policies from 1 January 2027 (Citizens, March 2023). For a buyer who wants the lowest flood exposure in Silverwood, these are the addresses to ask about first.

What Zone AH and Zone AE mean for you

Zone AH is FEMA’s 1 percent annual chance shallow flooding zone, usually ponding, with average depths of one to three feet (FEMA, Zone AH). Zone AE is the 1 percent annual chance zone with base flood elevations from detailed study (FEMA, Zone AE); in Silverwood it follows the stormwater lakes and flow-ways through all three phases. Both are inside the Special Flood Hazard Area. Zone X shaded is a moderate-risk area and Zone X a minimal one, both outside it (FEMA, Zone X shaded). The flooding source is rainfall ponding and overland flow, not coastal surge; Silverwood sits about 24 miles inland.

Mandatory flood insurance and the building footprint

Collier County’s 2026 Flood Protection Newsletter puts the rule plainly: “Properties that have been officially identified as being in a high risk Special Flood Hazard Area and that have a federally-backed mortgage are required to participate in the National Flood Insurance Program.” For nearly every financed Silverwood home, expect the lender to require a flood policy. A lender’s flood determination reads the building footprint, not the lot center, which is why a split lot such as 5791 Agostino Way can be ruled in or out depending on where the house sits. A cash buyer is not compelled to insure, but the house sits in the same mapped zone.

What to do before you write an offer

  1. Order a flood zone determination for the exact address through your lender or insurance agent.
  2. Ask the seller for the elevation certificate. New construction in a Special Flood Hazard Area receives one at final inspection; Collier County’s Floodplain Management Section can say whether one is on file, and the county’s flood map is at collier.gov/floodmap.
  3. Compare three numbers on it: the base flood elevation in Section B, the top of the bottom floor in Section C (C2.a), and the lowest adjacent grade (C2.f). The gap between floor and base flood elevation drives risk and part of the premium.
  4. Get a flood quote inside your inspection period, NFIP and private, so the number is in your budget before you are committed.
  5. Read the seller’s flood disclosure. Florida requires a residential seller’s written flood disclosure at or before contract, covering known flood damage, flood claims and federal flood assistance (s. 689.302, Florida Statutes).

Collier County holds a Class 5 Community Rating System rating, so eligible NFIP policies receive a 25 percent discount (Collier County 2026 Flood Protection Newsletter).

How Much District Debt Comes With Each Silverwood Phase, and Should I Pay It Off?

Every Silverwood at Maple Ridge lot pays the Ave Maria Stewardship Community District, a Chapter 189 special district, on the Collier County tax bill: $2,460.43 to $2,531.25 a year in FY 2025-26, rising to $2,602.65 to $2,673.47 for FY 2026-27. The per-lot bond payoff runs $18,071.19 to $23,387.85 by phase, and it does not have to be paid off at closing.

The Ave Maria Stewardship Community District (AMSCD) is an independent special district under the Chapter 189 Special Purpose Local Government Act (AMSCD; s. 189.012, Florida Statutes). It is not a homeowners association: it built and maintains roads, water management and other infrastructure, and it collects its assessments on the county property tax bill under the uniform method (AMSCD Series 2022A Limited Offering Memorandum).

Why FY 2026-27 is $142.22 higher

The whole increase is operations and maintenance plus reserves; the debt installments do not change. The adopted budget sets single-family O&M at $828.14 and reserve at $156.06, a combined $984.20 per home, against $841.98 the year before (AMSCD Final Budget FY 2026-2027). The district’s amounts include the 4 percent early-payment discount and the county’s collection costs, so an owner who pays the tax bill in November pays slightly less than the gross figure.

Why the debt differs by phase

Each sub-phase was financed by a different pairing of district bonds. Sub-phases 1a to 2b pair a Series 2022 refunding installment of $951.00 with a Maple Ridge neighborhood series of $667.45 to $673.19; Phases 3 and 4 pair the Series 2023 Master bonds ($1,019.27) with the Series 2022 Maple Ridge Phase 5 Project bonds ($670.00) (AMSCD Final Budget FY 2026-2027). The debt is scheduled to run into the 2040s and early 2050s depending on phase; prepayments and annual true-ups can change that schedule, so we never promise a payoff year.

The phase math for a buyer

A buyer comparing a Phase 1 resale with a new Phases 3 and 4 home takes on about $5,100 to $5,300 more remaining district principal with the new home, and that principal travels with the lot when you sell.

Should you pay it off?

The district states that the “bond balance does not have to be paid off at closing” (AMSCD Bond Balance and Assessment Info 2025-2026). Prepaying removes the debt line from future bills (the O&M and reserve lines remain). Whether it makes sense depends on your cash, your mortgage rate and how long you will own: a Phases 3 and 4 owner who prepays $23,387.85 stops paying a $1,689.27 debt line, which is roughly a 7.2 percent annual return on the cash before any tax effect, while the same cash could instead reduce a mortgage at your loan’s rate. An owner who wants to prepay contacts the district manager, Special District Services, Inc. (AMSCD). Ask your tax adviser before you decide.

How it shows up at closing

The current year’s tax bill, district lines included, is normally prorated between buyer and seller on the settlement statement. The debt stays with the home, so a buyer may ask a seller for a credit toward it; that is a negotiation, not an obligation. A lender escrowing taxes will include the district lines in your monthly payment.

Which of the Eight Silverwood Plans Fits Me, and Which Resale Plan Competes With Which New Plan?

Silverwood at Maple Ridge offers eight CC Homes plans, all detached zero-lot-line homes: three one-story plans from 1,133 square feet and five two-story plans up to 2,260 square feet, priced from $334,990 to $410,990 on 1 October 2026. A resale competes with the same plan’s new price, and the sold-out Huntington now trades only as a resale.

One-story plans for downsizers and second-home buyers

The Grove is the smallest Silverwood home at 1,133 square feet, with two bedrooms, two baths and, unusually for the smallest plan, a two-car garage. The Fernwood adds a den and a laundry room at 1,366 square feet with a one-car garage. The Huntington, 1,630 square feet with three bedrooms, two baths and an eat-in kitchen, was the only three-bedroom one-story plan and is sold out as new construction (CC Homes, Maple Ridge; archived CC Homes Grove plan, 2020). In spring 2025 CC Homes had several Huntington quick move-ins at once and cut several by $20,000 to $26,000 within three months (archived CC Homes Maple Ridge page, June 2025).

Two-story plans for families

The Anaheim (1,671 square feet) puts the primary suite upstairs over a one-car garage. The Cascada (1,826 square feet) adds a family room and a two-car garage; it is the renamed Corona from the 2018 launch. The Balboa (1,924 square feet) adds a breakfast nook. The Doheny (2,047 square feet) has three bedrooms plus a loft that can be built as a fourth bedroom and a two-car garage. The Encinitas (2,260 square feet) is the only Silverwood plan with the primary suite on the ground floor, plus three more bedrooms, a loft and three and a half baths; CC Homes offers fifth-bedroom and wet bar options (CC Homes, Maple Ridge; archived CC Homes Encinitas plan, 2020).

The garage question

Garages split three to five: the Grove, Cascada and Doheny have two-car garages; the Fernwood, Anaheim, Huntington, Balboa and Encinitas have one-car garages (CC Homes, Maple Ridge). That matters more in Silverwood than on a wider lot, because the Maple Ridge Rules keep cars in the garage or on the driveway and bar boats, RVs, trailers and commercial vehicles anywhere outside an enclosed garage (Maple Ridge HOA Rules and Regulations). A two-car household looking at a one-car plan should measure the driveway on the specific lot.

How the same plan has been priced since launch

What Comes Standard in a New Silverwood Home, and What Should I Check on a Resale?

A new Silverwood at Maple Ridge home comes with concrete block construction on both floors, impact glass on all windows, impact-resistant garage doors, a concrete tile roof, 18-inch tile, granite or quartz counters and 200-amp service, per CC Homes’ current feature list. Early Silverwood homes were delivered to a lighter specification, so a resale buyer checks each address.

The current CC Homes specification

CC Homes publishes one feature list for all Maple Ridge collections, with lines that name Silverwood (CC Homes, Maple Ridge features, read 1 October 2026):

  • Structure: steel-reinforced, termite-treated concrete foundation and “second floor hurricane code compliant concrete block construction,” so two-story plans are block on both levels.
  • Openings: impact glass on all first and second floor windows, impact-resistant garage doors, screens on operable windows.
  • Roof and exterior: concrete roof tile, brick pavers on the driveway, walkway, covered entry and covered rear terrace, a sodded and landscaped lot with automatic sprinklers.
  • Interior and kitchen: volume ceilings, 18-inch tile in the main living areas and baths, stainless appliances, granite or quartz counters, an undermount sink.
  • Systems: minimum 200-amp electrical service, high-efficiency air conditioning, a full-size washer and dryer.

Doors, cabinets and the pool question

CC Homes’ list gives “6’8” raised panel interior doors in Cove and Silverwood homes (per plan)" and “30” upper cabinets in Silverwood and Cove collection homes," against 8-foot doors and 42-inch uppers in the Garden and Estate homes (CC Homes, Maple Ridge features). The spec line that separates Silverwood from Cove is the pool: “Want to add a pool for the Florida home of your dreams? Choose a Cove, Garden or Estate home.” That is CC Homes’ offering, not a deed restriction. The Maple Ridge Rules say “Above ground pools are not permitted” and require prior written architectural approval for any in-ground pool or spa (Maple Ridge HOA Rules and Regulations), and on a homesite about 38 feet wide with zero-lot-line setbacks and a required drainage plan, a buyer who must have a private pool should look at Cove or larger.

Our resale checklist for a Silverwood home

  1. Window type: impact glass, or standard windows with shutters, confirmed from the wind mitigation report and the permit history rather than the plan name.
  2. Electrical service: 150-amp on early homes versus 200-amp today, which matters for an EV charger or added equipment.
  3. Flooring: carpet in living areas on the 2019 to 2021 specification versus tile on later homes.
  4. Roof and air conditioning age: every Silverwood roof dates from 2019 or later on the county roll; check the air handler and condenser dates on the equipment.
  5. The flood zone at the lot and the elevation certificate (see the flood section above).
  6. The district sub-phase and payoff from the AMSCD bond balance and assessment roll.
  7. Prior architectural approvals: any screen enclosure, fence, paver extension or pool an owner added should carry an approval letter from the association.
  8. Open permits: Collier County permit history for any addition, screen room or shutter installation.

How Do HOA Approval and the Purchase Application Work in Silverwood?

Every Silverwood at Maple Ridge purchase, cash or financed, needs written approval from the Maple Ridge at Ave Maria HOA. The association’s Application for Purchase charges $150 per applicant over 18 plus a $150 processing fee and asks buyers to allow 14 to 21 business days, and the recorded Declaration gives the HOA 20 days from a complete application to decide.

There is no separate Silverwood association. Silverwood homes sit in Maple Ridge at Ave Maria Homeowners Association, Inc., document number N13000002185 (Florida Division of Corporations, Sunbiz), managed by Miami Management, Inc. from the onsite office at the club, 4995 Brigata Way (Maple Ridge HOA, Community Contacts). Every home also belongs to the town-wide Ave Maria Master Association (Ave Maria Master Association, Associations).

What the Declaration requires

Article 9 of the recorded Declaration (Official Records Book 4958, Page 857) bars any sale, lease or gift without written HOA approval. The association must approve or disapprove within 20 days after it receives the notice and information it asks for; if it disapproves a sale, it must furnish a purchaser or buy at the contract price, otherwise the sale is deemed approved. An entity buyer must have its primary occupant approved, and a change of occupant counts as a change of ownership (Maple Ridge Declaration).

What the purchase application asks for

The association’s Application for Purchase charges $150 per applicant over 18 to the association plus a $150 processing fee to Miami Management, and asks applicants to “allow a minimum of 14-21 business days.” It carries a pet registration form with a color photo of each pet, and the form states that usual household pets may be kept except pit bulls, “wolf hybrids” or other dogs prone to aggressive behavior. The posted Rules cap the background and credit check fee at “no more than One Hundred dollars,” and the association “will withhold the screening process” on a purchase while the home has any outstanding violation or unpaid balance (Maple Ridge HOA Rules and Regulations).

How we build it into your contract

The application goes in as soon as the contract is signed, never after the inspection period, because the 14 to 21 business days run alongside the lender’s timeline. We ask the seller’s agent to confirm in writing that the account has no open violation or balance, since that is the one thing that can stall screening, and we set the closing date with the approval window inside it. A builder purchase follows CC Homes’ own closing process; ask the sales team how it handles the association’s approval for a new home.

The disclosure summary and your cancellation right

Florida’s s. 720.401 requires a disclosure summary for any parcel in a mandatory homeowners association. It states that you must join the association, that there are recurring assessments with the current amount ("THE CURRENT AMOUNT IS $___ PER ___"), and that the governing documents can be amended. If the summary is not given before you sign, you may cancel the contract. A Silverwood purchase involves two associations, so ask for the summary and the governing documents for both.

Two estoppel certificates

“Every home in Ave Maria belongs to 2 Associations,” the Master Association tells agents, and “for every sale of a home, Estoppels are required from each association” (Ave Maria Master Association, Realtor Information). Miami Management’s form charges $299 for the Maple Ridge estoppel, delivered in 7 business days, plus $119 to expedite to 2 business days, with one free update within 30 days (Maple Ridge HOA, Estoppel Request form); those amounts track the statutory cap in s. 720.30851, adjusted every five years for inflation. The Master Association estoppel is ordered separately through FirstService Residential, with its fee shown at checkout (Ave Maria Master Association, Resale and Lending Requests). The estoppel states the lot’s regular periodic assessment and what is owed, and the purchase contract decides who pays for it.

The records you can ask for

Under s. 720.303, Florida Statutes, association members can inspect and copy the official records, including the governing documents, adopted budgets, financial reports, contracts, insurance policies and minutes. The current Maple Ridge budget and minutes sit behind the owner portal, not on the public site, so a buyer asks the seller to request them during the inspection period. We do not describe what those records say until you have them in hand.

Who controls the board

On our reading of the public record, the Maple Ridge HOA is still developer-controlled. Florida’s s. 720.307 gives members a board majority three months after 90 percent of the parcels the association will ultimately operate have been conveyed, and the count includes every Maple Ridge section and the 63-home Cadiz enclave the association will maintain, not Silverwood alone (AMSCD board book, 3 June 2025). Ask the association for its turnover timetable.

What Will I Pay Each Month to Own a Silverwood Home?

A Silverwood at Maple Ridge owner pays the Maple Ridge HOA assessment (stated on the estoppel), the Ave Maria Master Association at $203 a quarter, the district assessment of $2,602.65 to $2,673.47 for FY 2026-27, Collier County property tax, homeowners and flood insurance, and lawn care. The known fixed layers total about $3,415 to $3,485 a year.

For a sub-phase 1b or 2a home the fixed subtotal is $3,414.65 a year ($284.55 a month); for 1a it is $3,420.39 and for 2b $3,417.20. The Master Association bills $203 on 1 January, 1 April, 1 July and 1 October through ClickPay; ACH autopay carries no fee and one-time manual online payments carry a $3.00 service fee (Ave Maria Master Association, Payment Options).

The neighborhood HOA figure

The 2026 Maple Ridge HOA assessment is not posted on the association’s public site, on CC Homes’ pages or in the district’s bond documents. Two documents give it to you in writing before you are committed: the s. 720.401 disclosure summary attached to your contract, and the HOA estoppel certificate, which under s. 720.30851 must state “the regular periodic assessment levied against the parcel.” The posted Rules make irrigation within the lot, fertilization, pest control within the parcel and driveway upkeep the owner’s job, so budget lawn care separately.

How your property tax resets

Collier County ad valorem tax is the home’s taxable value times the combined millage, on the same bill as the district lines (Collier County Tax Collector). A buyer’s assessment resets to market value in the year after purchase, so the seller’s bill is not your future bill. A Florida primary residence can claim the homestead exemption (s. 196.031, Florida Statutes); once homesteaded, the annual increase in assessed value is capped by Save Our Homes, and up to $500,000 of the accumulated benefit can be ported to a new Florida homestead (s. 193.155). Because the tax depends on price, exemptions and the year’s millage, we estimate it for a specific home and price rather than publish one Silverwood figure.

How Does Insurance Work for a Silverwood Buyer?

A Silverwood at Maple Ridge home is a detached single-family house, so the buyer carries a homeowners policy, usually an HO-3, for the structure, contents and liability, plus a separate flood policy, which lenders require on nearly every lot because 617 of 635 parcels touch FEMA’s high-risk area. Wind mitigation credits and a young tile roof help the premium.

There is no condominium master policy in Silverwood: the HOA insures its own common areas, and your house, from the roof down, is yours to insure. We do not publish premiums; rates vary by carrier, coverage and house, and no primary source publishes a Silverwood rate table. Get quotes inside your inspection period.

Homeowners coverage and the hurricane deductible

A homeowners policy covers the dwelling, other structures, personal property, loss of use and liability. Windstorm is usually covered with a separate hurricane deductible chosen from set options, often a percentage of the dwelling limit (s. 627.701, Florida Statutes), and flood is excluded and bought separately. Ask each carrier to quote the same dwelling limit and the same hurricane deductible so the numbers compare.

Wind mitigation credits

Florida requires insurers to offer premium discounts for features that reduce windstorm loss (s. 627.0629, Florida Statutes), documented by a licensed inspector on the state’s uniform mitigation verification form: roof covering, roof deck attachment, roof-to-wall connection, roof shape, secondary water resistance and opening protection. A Silverwood home with block walls, a concrete tile roof and impact glass or approved shutters should document well; ask the seller for an existing report or order one in your inspection period.

Roof age

Under s. 627.7011, Florida Statutes, as explained by the state’s My Safe Florida Home program, an insurer may require an inspection of a roof 15 years old or older. Every Silverwood roof dates from 2019 or later on the county roll, so none reaches 15 years before 2034.

Flood insurance: NFIP Risk Rating 2.0 and private flood

The National Flood Insurance Program rates every policy on the building’s own risk: distance to water, flood type and frequency, ground and first-floor elevation, and rebuilding cost (FEMA, Risk Rating 2.0). The zone decides whether purchase is mandatory; the building drives the price. An elevation certificate is optional under this method but can lower the premium when the floor sits well above the base flood elevation. A private flood policy can satisfy a lender if it meets federal standards; compare its deductible, contents limit and cancellation terms with the NFIP quote.

Citizens Property Insurance

Citizens requires flood coverage on its homeowners policies for homes in a Special Flood Hazard Area, and the rule reaches all remaining Citizens policies on 1 January 2027 (Citizens, March 2023). A Silverwood home insured by Citizens needs a flood policy now, and even the 18 west-end lots outside the SFHA will need one from 2027.

Storm history and the wind code

Silverwood sits in Collier County Hurricane Evacuation Zone F, the county’s outermost lettered zone, at all six addresses we tested (Collier County, Emergency Assistance). An Ave Maria weather station logged 66 mph sustained winds and an 89 mph gust in Hurricane Irma in 2017 (NWS Miami, Hurricane Irma), and the developer wrote that Maple Ridge reported no damage in 2024 (Ave Maria Development, June 2025), a developer statement rather than a measurement. On the ASCE 7-22 map adopted in the Florida Building Code 8th Edition, Silverwood lies between the 150 and 160 mph contours, inside the wind-borne debris region (Florida wind speed contours, ASCE 7-22), so openings must be impact-rated or protected.

Can I Get a Mortgage on a Silverwood Home, and What Will the Lender Require?

Yes. A Silverwood at Maple Ridge home is a detached single-family house on its own platted lot, so it finances like any Florida house, without the condominium project review a condo buyer faces. Expect the lender to require flood insurance on most lots, escrow the district assessments with your taxes, and wait on the HOA’s purchase approval before closing.

What the lender looks at in Silverwood

  • The flood determination. On the 617 parcels that touch the Special Flood Hazard Area, a federally backed loan requires flood insurance (Collier County 2026 Flood Protection Newsletter).
  • The tax escrow. The district lines sit on the county tax bill, so an escrowing lender collects them monthly with your taxes: about $217 to $223 a month on FY 2026-27 figures, by phase (AMSCD FY 2026-27 budget).
  • The appraisal. An appraiser will read both builder-direct closings and resales. In Silverwood those have run about ten percent apart, so an offer on a resale priced from builder closings can meet an appraisal that leans on resales.
  • The estoppels. The lender’s closing agent needs both the Maple Ridge HOA and the Master Association estoppel certificates.

Rates and builder financing

For the current national benchmark, the Freddie Mac Primary Mortgage Market Survey publishes the average 30-year and 15-year fixed rates weekly. A CC Homes rate buy-down on a new home can beat that benchmark for the first years of the loan, which is real money that never shows in the recorded price; compare the buy-down’s total cost and its terms with a seller credit on a resale used to buy down your own rate.

Programs that can help

The Florida Housing Finance Corporation runs first-mortgage and down payment programs through participating lenders, including Hometown Heroes for eligible full-time workers of Florida employers. Program funds, price limits and income limits change, so a participating lender confirms eligibility. CC Homes’ own “Heroes” savings is a builder promotion, separate from the state program.

What Are the Closing Costs to Buy a Silverwood Home in Collier County?

A Silverwood at Maple Ridge buyer financing a resale usually pays the lender’s fees, Florida’s documentary stamp tax on the note, the intangible tax on the mortgage, the title insurance policies, prepaid insurance and escrows and the HOA purchase application. In Collier County the buyer also customarily pays the owner’s title policy and chooses the closing agent; the contract controls.

Lender fees, the appraisal, the inspection, the survey, the lender’s title policy and endorsements, recording fees, prepaid homeowners and flood insurance, and escrow for taxes and the district assessments come on top, and the current year’s tax bill is prorated to the closing date. Because Collier County custom puts the owner’s title policy on the buyer, you also choose the title company, which is worth doing early so both estoppels are ordered on day one.

On a new CC Homes home

A builder purchase runs on CC Homes’ contract, which sets who chooses the closing agent and which closing costs you pay; read that section before you sign rather than assuming the resale custom applies. At the $394,900 builder-direct median with an 80 percent loan of $315,920, the note stamps come to about $1,106 and the intangible tax to about $632, by the same statutory rates, and builder incentives sometimes cover part of the closing costs when you use the builder’s preferred lender. Ask for that in writing, with its dollar value.

How Does Buyer Representation Work After the NAR Settlement, Including With CC Homes?

Since 17 August 2024, a Silverwood at Maple Ridge buyer working with a Realtor signs a written buyer agreement before touring, the agreement states the agent’s compensation as a specific amount or rate, and offers of buyer-agent compensation no longer appear in the MLS. Compensation is negotiable, and a seller or a builder can still agree to pay it.

What the agreement says

The written agreement names the agent, the compensation and how it is paid, and the agent may not receive more than the agreed amount from any source (NAR, Written Buyer Agreements 101; NAR settlement FAQs). Under section 475.278 of the Florida Statutes, a Florida licensee works as a transaction broker unless you agree in writing to a single-agent relationship, and the relationship is disclosed before you sign (s. 475.278).

Who pays the buyer’s agent on a Silverwood resale

Many resale sellers still offer to pay a buyer’s agent, and we confirm it and write it into your offer so you know before you sign. If a seller will not, the agreement says what you owe, and we can ask for the amount as a seller credit instead.

Who pays on a builder purchase

Builders set their own broker participation terms, and CC Homes does not publish its policy online. Register us on your first visit to the sales gallery, ask the sales team in writing whether it pays a cooperating broker and how much, and we will write the answer into your buyer agreement so you never pay twice.

Which Schools Serve Silverwood, and How Long Is the Commute?

Silverwood at Maple Ridge addresses are zoned for Ave Maria Elementary, which opened on 11 August 2026, Corkscrew Middle and Palmetto Ridge High for 2026 to 2027, per Collier County Public Schools’ address lookup at six addresses across all three phases. From Agostino Way, Publix is about 6 minutes away, I-75 about 42 minutes and Naples and the airport about an hour.

Ave Maria Elementary opened on 11 August 2026 at 4050 Anthem Parkway North as the district’s 33rd elementary school, with two golf cart drop-off and pick-up locations (Ave Maria Development, August 2026). Before August 2026 Silverwood was zoned to Estates Elementary, so older listings naming Estates are out of date. In the 2026 state grades released 1 July 2026, Corkscrew Middle earned an A, Palmetto Ridge High a B, and the district an A; Ave Maria Elementary has no grade yet (CCPS 2026 Accountability Brief).

Private school and the university

Ave Maria Catholic Academy, formerly Donahue Academy, is a Pre-K to grade 12 Catholic school at 4955 Seton Way, about 1.3 miles from the center of Silverwood (Ave Maria Catholic Academy). Ave Maria University anchors the town center about a mile away.

Electric is LCEC and water and sewer come from the Ave Maria Utility Company, per the HOA’s resident page (Maple Ridge HOA, Useful Information); trash and recycling are Collier County curbside service (Collier County, Solid Waste). Silverwood addresses use Ave Maria, FL 34142, and Silverwood is not gated.

What Do the Maple Ridge Rules Mean for a Silverwood Buyer?

Silverwood at Maple Ridge homes follow the recorded Maple Ridge Declaration (Official Records Book 4958, Page 857) and the HOA’s posted Rules. For a buyer the rules that matter most are whole-home leasing only, a 30-day minimum and two leases a year, cars in the garage or driveway, no boats or RVs outside an enclosed garage, no yard signs, and architectural approval first.

Leasing

“Entire Residential Parcels may be rented … No fraction or portion may be rented,” and “No Residential Parcel may be subject to more than two (2) leases in any twelve (12) month period, regardless of the lease term.” The minimum lease is 30 days, rooms cannot be rented, and every tenant goes through the association’s application at $150 per adult plus $150 processing (Maple Ridge HOA Rules and Regulations; Application for Tenant Occupancy). Nightly and weekly vacation rentals are out.

Pets

Declaration Section 10.1 permits “a reasonable number of dogs, cats and other usual and non-exotic household pets” (Maple Ridge Declaration), the Rules require a leash outside the home or a fully enclosed rear yard, and the tenant form caps a tenant’s pet at 70 pounds full-grown; the purchase form has no weight cap. The Club at Maple Ridge has a dog park.

Parking, signs and exterior changes

Cars go in the garage or driveway, not the street, swale or lawn; campers, RVs, trailers, boats and commercial vehicles may be kept only inside an enclosed garage. The Rules bar “any sign of any kind (including, without limitation, any ‘For Sale’ or ‘For Rent’ signs).” Any exterior change, from paint to pavers to a screen enclosure, needs written architectural approval first, and the form warns that requests “may take 45 Days to process” (Maple Ridge HOA, Application for Architectural Modification). Fences are bronze aluminum or black vinyl-coated chain link up to 4 feet, with no chain link facing a lake.

Age and the club

Silverwood is not age restricted; in Ave Maria the 55-plus village is Del Webb Naples (Ave Maria, FAQs). Owners use The Club at Maple Ridge, a 10,000-square-foot clubhouse opened in April 2019 at 4995 Brigata Way that CC Homes describes as “exclusively accessible for Maple Ridge and Silverwood residents,” with a resort-style pool, fitness center, pickleball, playground, dog park and a Lifestyle Director (CC Homes, Club at Maple Ridge). Silverwood itself has no pool, park or playground of its own.

Silverwood vs Coquina and a Cove Home: Which Fits a Buyer?

Silverwood at Maple Ridge sits between two neighbors under the same HOA. Coquina at Maple Ridge sells the same plan family as older resales at a $337,500 median; a CC Homes Cove home shares Silverwood’s interior spec on a 45-foot lot with a pool option from $400,990. Silverwood is the newest home at the lowest price in that set.

Silverwood at Maple Ridge works as a seasonal home for owners who use it themselves: one-story Grove and Fernwood plans, no age restriction, a club with a Lifestyle Director, and Publix nearby. Renting it while you are away is limited to two leases of at least 30 days in any twelve months, with HOA approval of every tenant.

Renting while you are away

Two leases a year at a 30-day minimum suits one annual tenant, or one seasonal tenant plus one off-season lease; it does not support stacking several short stays (Maple Ridge HOA Rules and Regulations). The board may require a tenant damage escrow of up to $500 under Declaration Section 9.6.

Storm season while you are away

The Rules let hurricane shutters go up no earlier than 48 hours before a watch or warning and require them down within 72 hours after it, so an absent owner needs a local contact or a home-watch service. A home with impact glass on every window removes that task.

Taxes on a second home

A second home does not qualify for the homestead exemption or the Save Our Homes cap, so its assessed value follows the market each year (s. 196.031, Florida Statutes). Budget the district lines and the Master Association fee in full either way.

CC Homes’ 33 builder-direct closings in the same window recorded a $394,900 median (Collier County Property Appraiser, 2026 tax roll data files). The two are separate markets, and we never blend them when we advise a buyer.

The resale median slipped from $405,000 in 2023 to $359,000 for 2026 sales through 9 July, and 8 of 15 paired resales in the last twelve months closed below the seller’s earlier price. The street gives only a first read (Aquila Avenue is Phase 1, Rossa Way is Phase 2 and Cobalto Way is Phases 3 and 4, while Agostino Way, Cassidy Lane, Soria Avenue, Morino Way, Carrara Drive and Cerva Lane each run through more than one phase), so the parcel’s legal description on the county record and the district’s bond balance and assessment roll settle it. The district’s offering documents put Silverwood at 602 platted home lots on 123.2 acres (AMSCD Series 2022A Limited Offering Memorandum). The county roll shows 635 parcels: the 602 lots plus 33 common tracts.

Are Silverwood homes single-family homes or townhomes?

Every Silverwood home is a detached single-family house on its own platted lot, built on a zero lot line: the house sits against one side line, which leaves a usable side yard on the other. They are not villas, townhomes or condominiums.

How big are Silverwood lots?

About 38 feet wide and about 100 feet deep, roughly a tenth of an acre; corner and pie-shaped lots run larger. CC Homes’ 2025 site plan marks both 38-foot and 42-foot zero-lot homesites (CC Homes Silverwood site plan).

Which Silverwood floor plan should I buy?

Downsizers usually look at the one-story Grove or Fernwood, or a Huntington resale; families look at the two-story Cascada, Doheny or Encinitas. Weigh the garage too: only the Grove, Cascada and Doheny have two-car garages.

If the home is in the Special Flood Hazard Area and you use a federally backed mortgage, yes; that covers nearly every financed Silverwood purchase. A cash buyer is not compelled to insure, and Citizens requires flood coverage on its policies, reaching all remaining policies on 1 January 2027.

What are the CDD fees in Silverwood?

Silverwood’s district is the Ave Maria Stewardship Community District, a Chapter 189 special district rather than a CDD by name. It bills $2,460.43 to $2,531.25 per lot on the FY 2025-26 tax bill and $2,602.65 to $2,673.47 for FY 2026-27, depending on phase (AMSCD FY 2026-27 budget).

Do I have to pay off the district bonds when I buy?

No. The district states the bond balance “does not have to be paid off at closing” (AMSCD Bond Balance and Assessment Info). The debt stays with the lot and is paid through the annual tax bill unless an owner chooses to prepay.

Do the district assessments ever go away?

The debt installments end when each bond series is retired or the lot’s share is prepaid; the Silverwood series are scheduled into the 2040s and early 2050s depending on phase. The operations, maintenance and reserve lines continue.

What are the HOA fees in Silverwood?

Two association layers apply: the Ave Maria Master Association at $203 a quarter in 2026 (Master Association) and the Maple Ridge HOA, whose regular assessment is stated on the estoppel certificate and the s. 720.401 disclosure summary you receive before you are committed.

How long does HOA approval take when buying a Silverwood resale?

The HOA’s Application for Purchase asks buyers to allow a minimum of 14 to 21 business days, at $150 per applicant over 18 plus a $150 processing fee; the Declaration gives the association 20 days from a complete application (Application for Purchase).

Does the HOA approve cash buyers too?

Yes. Article 9 of the Declaration bars any sale without written HOA approval, whether the buyer pays cash or finances, and an entity buyer must have its primary occupant approved.

An estoppel is the association’s signed statement of what the lot owes and its regular assessment, relied on at closing. A Silverwood purchase needs two: one from the Maple Ridge HOA ($299, plus $119 to expedite) and one from the Ave Maria Master Association (Master Association, Realtor Information).

Is the Maple Ridge HOA still controlled by CC Homes?

On our reading of the public record, yes: no turnover notice appears in any public document we found, and Florida’s turnover test counts every parcel the association will operate across Maple Ridge and Cadiz. Ask the association for its turnover timetable (s. 720.307).

Can I rent out a Silverwood home?

Yes, the whole home only, for at least 30 days, no more than two leases in any twelve months, with HOA approval of each tenant. Nightly and weekly vacation rentals are not allowed.

How many pets can I have in Silverwood?
