Why Does an Online Estimate Miss Silverwood Home Values?

Online estimates, the Zestimate among them, miss in Silverwood at Maple Ridge because most Silverwood sales are CC Homes’ own closings, because the county’s building area does not match the builder’s living area, because a model cannot see the year an owner bought, and because it treats every lot’s flood map and district bill as the same.

The builder problem

Of the 618 qualified Silverwood sales the county has recorded since the first closings in 2019, 540 were CC Homes’ first sales of a new home and only 78 were resales. Even in the last twelve months, 33 of 48 recorded sales were builder closings. A model that reads every sale as a market sale blends a new Silverwood Vista home, delivered with the options and lot premium its buyer chose and often a builder-paid rate buy-down that never appears in the deed, with a resale that recorded $356,400. In Silverwood those are two different markets, and a blended number is wrong for both.

The square footage problem

The county roll’s building-area field for Silverwood homes does not match the living area CC Homes publishes for its plans (1,133 to 2,260 square feet under air in 2026), so a model that prices per square foot from the county’s figure is working from the wrong size. It cannot reliably tell a two-bedroom Grove from a four-bedroom Doheny. We identify the plan from the listing history, the permit file or the home itself, and we do not publish the county figure as a home’s size.

The vintage problem

The same plan on the same street can carry very different histories. A Phase 1 home bought from CC Homes in February 2020 for $222,500 resold in November 2025 for $335,000; a Phase 3 and 4 home bought in February 2024 for $400,000 resold in September 2025 for $340,000 (Collier County Property Appraiser, 2026 tax roll data files). An estimate that leans on what each home last sold for, or on an index applied to it, overstates the 2023 and 2024 homes and can understate the early ones.

The lot problem

A model treats Silverwood as one place. The record says otherwise: lot centers read FEMA Zone AH or AE across most of the subdivision, while 18 west-end Phase 3 and 4 lots sit fully outside the high-risk area (FEMA National Flood Hazard Layer, queried 1 October 2026). The district bond balance runs from $18,071.19 to $23,387.85 per lot depending on sub-phase (AMSCD Bond Balance and Assessment Info 2025 to 2026). Preserve and lake views, corner and pie lots up to about three-tenths of an acre, and the 38-foot standard homesite all trade differently.

What an estimate cannot see

Whether the home has impact glass (CC Homes’ January 2021 Silverwood feature list did not list it; its current list does), whether the living areas are tile or the original carpet, which options the first buyer paid for, whether a screened lanai or extended pavers carry the HOA’s written approval, whether an elevation certificate is on file, and what CC Homes is offering a buyer this month. We read these from your documents, from a visit and from CC Homes’ own pages.

How Do We Value a Silverwood Home?

We value a Silverwood at Maple Ridge home in five steps: pull the recorded resales of its build era and phase, identify the plan, adjust for lot, flood zone, district balance and upgrades, test the result against CC Homes’ live prices and incentives, and test it against the resales a buyer could choose instead. Each step uses a primary record.

Step 1: the recorded sales

We read the Collier County Property Appraiser 2026 tax roll data files for every parcel on the three Silverwood at Ave Maria plats: 635 parcels, which are 602 numbered homesites and 33 common tracts. We keep qualified sales of improved homes above $1,000 and sort each one as builder-direct or resale. A sale counts as builder-direct when it is the home’s first qualified sale within a year of the year built, or the first sale of a home the roll does not yet date; every other sale is a resale. That rule reproduces the 48 sales, 33 builder-direct and 15 resales, published in our Silverwood guide, and it is the split an online estimate does not make.

Step 2: identify the plan, not the county square footage

CC Homes built eight plans in Silverwood, from the one-story Grove at 1,133 square feet under air to the two-story Encinitas at 2,260 (CC Homes, Maple Ridge). The county’s building-area figure does not map to those sizes, so we identify the plan from the home itself, the permit file or its listing history, and we compare a resale only with other homes of the same plan or the same bedroom count and story. A two-story, three-bedroom Cascada does not compete with a one-story, two-bedroom Grove, even on the same street.

Step 4: the builder test

CC Homes sets what every Silverwood resale buyer compares against until it sells out. We put your home next to the same plan’s current base price, the all-in price a buyer would pay with typical options, the builder’s live quick move-in homes and whatever incentive CC Homes is advertising that week. A resale that asks more than a new home of the same plan, after incentives, needs a reason a buyer can see: a better lot, a finished lanai and landscaping, upgrades already installed, or a closing date the builder cannot match.

Step 5: the competition test

A buyer looking at your home is also looking at the other Silverwood resales listed that week, at Coquina at Maple Ridge resales built from the same plan family, and at CC Homes’ Cadiz at Ave Maria homesites, which the district describes as “similar to Silverwood” from $334,990 and which are maintained by the same Maple Ridge homeowners association (AMSCD board meeting book, 1 July 2025). The county record carries no list price or days on market, so we read those from current listings when we prepare your valuation.

What Is Each Silverwood Floor Plan Worth?

A Silverwood at Maple Ridge floor plan is worth roughly what CC Homes charges for the same plan new, less what a buyer gives up by not choosing their own options and lot, plus what your home offers that a new one does not. CC Homes’ 2026 base prices run from $334,990 for the Grove to $410,990 for the Encinitas.

Why the smaller plans cost more per square foot

CC Homes’ base price per square foot falls as the plan grows, from about $296 for the Grove to about $182 for the Encinitas. Land, the garage, the kitchen and the baths cost the builder about the same on any 38-foot homesite, so the smaller plan carries them over fewer square feet. A resale buyer reads it the same way: a Grove resale is valued as an entry ticket to the Club at Maple Ridge area, and an Encinitas resale as a four-bedroom family home. Pricing a Grove off an Encinitas’s price per square foot, or the reverse, is the most common way an estimate goes wrong in Silverwood.

What the record cannot tell you about plan values

The county roll does not record which plan sold, so we cannot publish a recorded resale median by plan from it, and we do not invent one. When we value your home we pull the resales of your plan from listing history and match them to the recorded deed prices, address by address, so the plan comparison in your valuation rests on real closings.

Does the Year I Bought Change What My Silverwood Home Is Worth?

The year you bought does not change what a buyer will pay for your Silverwood at Maple Ridge home today, but it decides whether that price is a gain or a loss for you. Why purchase year matters so much here

The owners who gained bought between $222,500 and $327,800, while CC Homes’ base prices were still in the low to mid $200,000s. The builder-direct median then rose from $273,800 in 2021 to $411,200 in 2023, and the owners who lost bought between $365,300 and $430,400, at or near that peak. Since late 2023 CC Homes has held base prices nearly flat and leaned on rate buy-downs and quick move-in cuts instead (archived CC Homes Grove plan page, November 2023; CC Homes, Maple Ridge). A 2023 or 2024 home is therefore being resold into a market where a new home of the same plan costs about what it did when the owner bought, minus whatever the builder is offering this month.

What to do with your own purchase year

If you bought before mid-2022, your pricing question is how much of the 2021 to 2022 run-up you can capture against today’s resales, not whether you will gain. If you bought in 2023 or 2024, decide before you list that the price will be set by today’s comparable resales and CC Homes’ live quick move-ins, not by your contract price, and sell what a new home lacks: finished landscaping, window treatments, a screened lanai, upgrades in place and no build wait. The one recent buyer who gained, at 5771 Agostino Way, bought from CC Homes in May 2025 at $404,000 and resold in June 2026 at $435,000, the highest Silverwood resale of the twelve months; the county record does not say why, and lot position or upgrades are what we check first.

Does My Silverwood Phase Change My Home’s Value?

Your Silverwood at Maple Ridge plat phase changes your value through four things a buyer can check: the year the home was built and its specification, whether CC Homes is still selling new homes on your street, your district bond balance and yearly bill, and the flood map reading for your lot.

Phase 1: the oldest homes and the biggest gains

Phase 1 owners bought from CC Homes in 2019 to 2021, before the price surge, and all five Phase 1 resales in the last twelve months closed above their earlier price, at a median of plus 29.9 percent. The trade-off is age and specification: these homes were delivered under CC Homes’ earlier Silverwood feature list, which showed carpet in living areas and listed no impact glass (archived CC Homes Maple Ridge page, January 2021). A Phase 1 home that has since added tile, impact windows or shutters, and has a current wind mitigation report, closes that gap with a buyer.

Phase 2: the middle years, and a thin record

Phase 2 homes were mostly built from 2021 to 2023, so they span both sides of the price surge: the May 2022 purchase at 5590 Agostino Way resold up 11.3 percent, and the February 2023 purchase at 5694 Agostino Way resold down 2.4 percent. With only two Phase 2 resales in twelve months, we price a Phase 2 home from the longer record and from its build year, and we tell you so.

Phases 3 and 4: next door to the builder

Every one of CC Homes’ 33 Silverwood closings in the last twelve months was on a Phase 3 or 4 street, and inside those phases the builder median sat $40,200 above the resale median. A Phases 3 and 4 owner sells against a new home on the same block, at a higher district balance than the older phases, and seven of the eight owners who resold in the last year sold below their 2023 to 2024 purchase price. That is the hardest pricing job in Silverwood, and it is the one where reading the builder’s live prices and incentives on the day you list matters most.

How Does the District Bond Balance Affect a Silverwood Home’s Value?

Every Silverwood at Maple Ridge lot pays the Ave Maria Stewardship Community District, a Chapter 189 special district, on the Collier County tax bill, and the bond balance behind that bill differs by phase. Buyers compare total yearly cost, so a higher balance and bill can trim what they pay, although the balance does not have to be paid at closing.

What the bonds are and how long they run

The district was created by Chapter 2004-461, Laws of Florida, as an independent special district under Chapter 189, Florida Statutes (AMSCD; s. 189.012, Florida Statutes). Its bonds paid for the roads, water management and other infrastructure under Silverwood. On Phases 1 and 2 the debt line combines the Series 2022 refunding bonds, maturing in May 2042, with a Maple Ridge neighborhood series maturing in 2047, 2049 or 2052 by sub-phase; on Phases 3 and 4 it combines the Series 2023 Master bonds and the Series 2022 Maple Ridge bonds, which run into 2052 and 2053 (AMSCD Final Budget FY 2026 to 2027, series pages). Prepayments and true-ups can change those schedules, so we quote the district’s own payoff figure, not a promised end date.

Source: our arithmetic on the district figures above. The yearly gap is small, about $5 to $6 a month, and a buyer’s lender counts the bill in the monthly payment. The balance gap matters most to a buyer who plans to prepay the district debt, or to an appraiser comparing a Phases 3 and 4 resale with an older-phase sale. We have not seen a measurable price discount for the higher balance in the recorded resales, and we do not assume one; we show it to a buyer as part of the total cost.

Paying off the balance before you sell

The district states that the bond balance “does not have to be paid off at closing” and that an owner who wants to pay it can contact the district manager (AMSCD Bond Balance and Assessment Info 2025 to 2026). A seller rarely gets a dollar of price back for each dollar of prepaid district debt, because buyers tend to look at the yearly bill rather than the balance. If you are thinking of prepaying to make your home more attractive, ask us to show you the numbers first.

The full yearly carrying cost a buyer adds up

A Silverwood buyer adds the district bill, the Ave Maria Master Association’s $203 a quarter ($812 a year in 2026, per the Master Association payment page), the Maple Ridge at Ave Maria homeowners association assessment, county property taxes on a new assessed value, homeowners insurance and, for nearly every Silverwood home with a federally backed mortgage, flood insurance. No primary source publishes the 2026 neighborhood HOA amount; the estoppel certificate and the s. 720.401 disclosure summary state it for your parcel, so we read them before we price.

Does My Lot’s Flood Zone Change What My Silverwood Home Is Worth?

Your lot’s flood zone reaches your Silverwood at Maple Ridge home’s value through the buyer’s lender and insurer. On FEMA panel 12021C0255H, effective 16 May 2012, 617 of 635 Silverwood parcels touch the special flood hazard area, so most financed buyers must carry flood insurance; 18 west-end Phase 3 and 4 lots sit fully outside it.

What the reading means for a buyer, and so for your price

A home in the special flood hazard area with a federally backed mortgage must carry flood insurance; Collier County’s 2026 flood newsletter says such properties “are required to participate in the National Flood Insurance Program” (Collier County 2026 Flood Protection Newsletter). Citizens Property Insurance has required flood coverage for its policyholders in the special flood hazard area since 2023 (Citizens Property Insurance). That premium goes into the buyer’s monthly budget, the same way the district bill does. A lender’s determination is made on the building footprint, not the lot center, so a split lot such as 5791 Agostino Way can read either way.

Why the zone alone does not set the premium

Under FEMA’s Risk Rating 2.0 pricing, each building is rated on its own flood risk, including its first-floor elevation; the zone decides mainly whether the purchase is mandatory (FEMA Risk Rating 2.0). Collier County’s Community Rating System Class 5 gives eligible National Flood Insurance Program policies a 25 percent discount (Collier County 2026 Flood Protection Newsletter). Bare-earth ground across Silverwood sits close to the base flood elevations of 20 to 23 feet on the map, so the protection comes from finished-floor height and the lakes and drainage, not from high ground. An elevation certificate is the only document that shows your home’s floor height.

What we do with your lot’s reading

We note your lot’s zone and panel in your valuation, ask whether you have an elevation certificate from final inspection, and, if your lot is one of the 18 outside the high-risk area, we say so in the listing, because it answers a buyer’s first flood question before it costs you a price reduction. We do not describe any Silverwood home as being in Zone X unless the map reads that way for the home itself. Silverwood also sits in Collier County hurricane evacuation Zone F, the county’s outermost zone, which is separate from the FEMA flood zone (Collier County Emergency Assistance).

How Do CC Homes’ Prices and Incentives Set the Ceiling for a Silverwood Resale?

CC Homes sets the ceiling for a Silverwood at Maple Ridge resale because a buyer can usually choose a new home of the same plan nearby. Its base prices have barely moved since late 2023, it has advertised rate buy-downs and cut quick move-in prices, and none of that shows in a recorded deed.

Why a recorded builder price overstates what a resale can fetch

A builder closing price includes the options, upgrades and lot premium the first buyer chose. The live Doheny quick move-in at 5791 Agostino Way is priced at $462,815 against a $389,990 Doheny base, about $72,825 or 19 percent of options and premium (CC Homes quick move-in homes). A rate buy-down lowers the buyer’s payment without lowering the deed price. Resale buyers rarely pay full price for someone else’s options, and they compare monthly payments, not deed prices, so the builder median of $394,900 is a ceiling to work under, not a target to match.

When the builder stops setting the ceiling

On the 29 August 2026 roll, CC Homes’ land entity still held 46 numbered Phase 3 and 4 lots, concentrated on Cassidy Lane and the odd side of Agostino Way, and its Maple Ridge page listed one Silverwood quick move-in (Collier County Property Appraiser, 2026 tax roll data files; CC Homes, Maple Ridge). The district reported 486 of 602 Silverwood lots closed to end buyers at 31 March 2025 (AMSCD board meeting book, 3 June 2025). Once CC Homes closes its last Silverwood lot, resales become the only way into Silverwood. We do not forecast a date or a price for that; we tell you when we see it in the builder’s inventory. CC Homes’ Cadiz at Ave Maria, 63 homesites from $334,990 in the same HOA, will still be selling, so the builder’s influence fades rather than disappears.

Pricing your resale against the builder, in practice

We line up three numbers: the same plan’s base price, that plan’s latest quick move-in list price, and the all-in price of a new home with the options a buyer would actually choose. Then we subtract what the builder is offering in incentives and add what your home has that a new one does not. That gives the band a buyer will accept. A 2023 or 2024 owner who prices inside that band sells; one who prices to the contract price usually reduces later.

Do Upgrades and Build-Year Features Add Value to a Silverwood Home?

Upgrades add value to a Silverwood at Maple Ridge home when a buyer can see them and would otherwise pay for them on a new home: impact glass, tile in place of the original carpet, a screened lanai, extended pavers and shutters. They rarely return their full cost, and the build year sets the starting specification.

Upgrades that tend to pay back in Silverwood

  • Impact windows on an early home. A Phase 1 or early Phase 2 home without impact glass is competing with new homes that have it, so retrofitted impact windows or approved shutters close a visible gap and can help a buyer’s insurance quote.
  • Tile or plank flooring in place of carpet. Early homes were delivered with carpet in living areas; a buyer comparing with a 2026 home sees the difference at once.
  • A screened lanai and extended pavers with written HOA approval. These are items a new-home buyer pays for after closing and waits for approval on; the HOA’s form says requests “may take 45 Days to process” (Maple Ridge HOA Application for Architectural Modification).
  • Window treatments, gutters and mature landscaping. Small items individually, but together they are the “finished home” a resale sells against a builder home.

Upgrades that rarely pay back

Design-studio options chosen for personal taste, premium appliances in an entry-price home, and anything installed without the HOA’s written approval. Unapproved exterior work can become a buyer’s objection or an estoppel issue, because the Rules require written approval before any material exterior change (Maple Ridge HOA Rules and Regulations).

The pool question

CC Homes does not offer a pool option on Silverwood homes; its features page offers pools with “a Cove, Garden or Estate home” (CC Homes features). The HOA’s Rules do not permit above-ground pools, and any in-ground pool needs prior written architectural approval, a drainage plan and a county permit on a homesite about 38 feet wide with zero-lot-line setbacks. A Silverwood home with an approved private pool would be unusual, and we would price it with care from the few comparable sales; most Silverwood buyers rely on the resort-style pool at the Club at Maple Ridge, which CC Homes describes as “exclusively accessible for Maple Ridge and Silverwood residents” (CC Homes, Maple Ridge amenities).

Roof, systems and the wind code

Silverwood homes were permitted under three editions of the Florida Building Code, from the 6th Edition for the earliest Phase 1 homes to the 8th Edition, effective 31 December 2023, for the newest Phase 3 and 4 homes (Florida Building Commission, 2023 effective dates). Every Silverwood roof is under 15 years old, and Florida law bars an insurer from refusing to write or renew a homeowners policy solely because a roof is less than 15 years old (My Safe Florida Home, 15-year roof rule). A current wind mitigation report shows a buyer’s insurer the roof attachment and opening protection, and it is one of the cheapest documents a seller can add to a listing.

Are Silverwood Home Values Rising or Falling?

Silverwood at Maple Ridge values have eased since 2023 on both sides of the market. The resale median slid from $405,000 in 2023 to $359,000 in 2026 to date, and CC Homes’ recorded closing median eased from $411,200 in 2023 to $397,500, while builder base prices stayed nearly flat.

Reading the two lines together

Resales have run below the builder every year since 2023, and the gap has widened: about $6,200 in 2023, $14,600 in 2024, $36,900 in 2025 and $38,500 on the latest twelve months (our arithmetic on the medians above). Builder medians stayed near $400,000 because each closing includes options and premiums, while CC Homes held base prices flat and used incentives that do not show in the deed. Resale buyers, comparing monthly payments, paid less for a home that was a year or two old.

What to expect next

We do not forecast prices. The record shows what happened: resale volume has been steady at 13 to 18 sales a year since 2022 while the median eased, and CC Homes has fewer Silverwood lots left each quarter. For an owner, the practical point is that a Silverwood home priced to the last sold home of its own build era and phase, with the builder’s live prices in view, is the one that sells.

Is the Property Appraiser’s Just Value the Same as a Silverwood Home’s Market Value?

The property appraiser’s just value is not the same as a Silverwood at Maple Ridge home’s market value. The 2026 preliminary roll puts the median Silverwood just value at $331,772, about 7 percent below the $356,400 twelve-month resale median, and it is set as of 1 January for taxes, not for a sale.

Why it matters when you sell

A buyer’s taxes are not based on your assessment. Florida’s Save Our Homes cap limits how fast a homesteaded home’s assessed value can rise, and it resets at a sale, so the buyer’s first full tax bill starts from a new just value (Florida Department of Revenue, Save Our Homes). Your own tax bill is therefore a poor guide to a buyer’s, and we estimate the buyer’s bill separately in a valuation. If you are moving to another Florida home, portability can carry part of your homestead benefit with you (Florida Department of Revenue, portability (PT-112)).

Why we do not price from just value

Just value is a mass appraisal on a fixed date, and in a subdivision where the builder is still selling it leans on builder closings as much as on resales. It also cannot see the plan, the lot, the purchase year or the upgrades. We use it as a check on our comparable sales, never as the value.

How Do Fees, the Disclosure Law and Closing Costs Affect What a Silverwood Seller Nets?

A Silverwood at Maple Ridge seller’s net depends on the sale price less documentary stamp tax, the brokerage fee, the HOA and Master estoppel certificates, prorated taxes and district assessments and any payoff. In Collier County the buyer customarily pays the owner’s title policy, and Florida law sets a disclosure step the seller must handle before the contract is signed.

The disclosure step a Silverwood seller owns

Silverwood homes sit in the Maple Ridge at Ave Maria homeowners association, a mandatory association governed by Chapter 720. Under s. 720.401, a resale buyer must receive the disclosure summary before signing the contract, the parcel owner supplies it when the seller is not the developer, and the contract must carry the statutory voidability clause; if the summary is late, the buyer may cancel within 3 days after receiving it or before closing, whichever comes first (s. 720.401, Florida Statutes). The summary states the current assessment and that the buyer will be obligated to pay it, which is where a buyer first sees the HOA figure. This is information, not legal advice; your closing agent or a real estate attorney confirms what your contract needs.

The estoppel certificates

Every Ave Maria sale needs estoppels from both associations: “For every sale of a home, Estoppels are required from each association” (Ave Maria Master Association, Realtor information). The Maple Ridge HOA must approve a sale: its Application for Purchase asks applicants to “allow a minimum of 14-21 business days,” at $150 per applicant over 18 plus a $150 processing fee (Maple Ridge HOA Application for Purchase), and the Declaration gives the association 20 days after receiving the notice and information (Maple Ridge Declaration). A closing date that ignores that clock costs a seller days, and a builder buyer does not face it the same way, so we build it into the contract from the first offer. The Rules also bar “For Sale” signs, so a Silverwood listing is marketed without a yard sign (Maple Ridge HOA Rules and Regulations).

Silverwood against Coquina

Coquina at Maple Ridge is Silverwood’s predecessor, launched with the same plan family; CC Homes opened Silverwood in December 2018 as a revival of Coquina (Ave Maria, December 2018). Coquina homes were built from 2015 to 2019 against 2019 to 2026 for Silverwood, and Coquina’s resale median sits about $18,900 below Silverwood’s (our arithmetic). A Silverwood seller can point to a younger roof and systems and, on later homes, impact glass in CC Homes’ current spec; a Coquina buyer gets a lower price and, on some phases, a lower district debt line.

Why do new Silverwood homes record higher prices than resales?

CC Homes’ 33 closings in the same twelve months recorded a $394,900 median because each includes the options and lot premium the buyer chose, and some buyers also received rate buy-downs that lower the payment without lowering the deed price. Resale buyers compare monthly cost and rarely pay full price for someone else’s options.

Is my Silverwood home worth less than I paid?

It depends on when you bought. All six owners who bought from 2019 to May 2022 and resold in the last year sold higher, at a median of about plus 27 percent; all eight who bought from February 2023 to September 2024 sold lower, at about minus 10 percent (our arithmetic on the county’s resale pairs).

I bought from CC Homes in 2023 or 2024. How should I price?

Price to today’s comparable Silverwood resales and CC Homes’ live quick move-ins for your plan, not to your contract price. The eight 2023 and 2024 homes that resold in the last year closed between $339,000 and $400,000. Sell what a new home does not have: landscaping, window treatments, a finished lanai and no build wait.

I bought in 2019 or 2020. What can I expect?

The five Phase 1 owners who resold in the last year, most of whom bought in 2019 to 2021, all sold above their purchase price, at a median of plus 29.9 percent. Your question is how much of the 2021 to 2022 run-up you can capture, which depends on how your home’s specification compares with a 2026 home.

Does my phase change my Silverwood home’s value?

Yes, through build year and specification, whether CC Homes is selling new homes on your street, your district bond balance and your lot’s flood reading. Twelve-month resale medians were $355,000 in Phase 1, $380,000 in Phase 2 (two sales) and $354,700 in Phases 3 and 4.

Which Silverwood plan is worth the most?

By base price, the Encinitas at $410,990, the largest plan with four to five bedrooms and a ground-floor primary suite (CC Homes, Maple Ridge). The county record does not identify the plan of each resale, so we match plans to recorded prices home by home when we value yours.

What is a Grove worth in Silverwood?

CC Homes lists a new Grove from $334,990 base, the lowest price in Silverwood, for two bedrooms, two baths and a two-car garage in 1,133 square feet. A Grove resale competes directly with that new home, so its edge is everything already finished on the lot.

What is a Huntington worth now that it is sold out?

CC Homes lists the Huntington, the only one-story, three-bedroom Silverwood plan, as sold out at its last published $370,990 base. On our reading, a Huntington resale no longer competes with a new Huntington, which can help a seller with a buyer who needs one-story living and a third bedroom.

What is a Doheny worth when CC Homes has one listed?

CC Homes listed a Doheny quick move-in at 5791 Agostino Way at $462,815 on 1 October 2026, against a $389,990 base (CC Homes quick move-in homes). That finished builder home sets a visible ceiling for a Doheny resale until it sells.

Does the district bond balance lower my Silverwood home’s value?

It adds to a buyer’s yearly cost rather than to your price directly. Phases 3 and 4 carry a $23,387.85 payoff per lot against $18,071.19 to $19,967.43 in Phases 1 and 2, and about $65 to $71 a year more in assessment (AMSCD roll). We show it to buyers as part of total cost.

Do I have to pay off the district bonds when I sell?

No. The district states the balance “does not have to be paid off at closing” (AMSCD Bond Balance and Assessment Info 2025 to 2026). The yearly installment stays with the lot and passes to the buyer on the tax bill.

Will the district bill go up next year?

Yes. The FY 2026-27 budget adopted 4 August 2026 adds $142.22 per Silverwood lot, all operations and reserve, for totals of $2,602.65 to $2,673.47 depending on phase (AMSCD Final Budget FY 2026 to 2027).

Does the flood zone lower my Silverwood home’s value?

It reaches value through the buyer’s flood insurance cost. 617 of 635 Silverwood parcels touch FEMA’s high-risk area on panel 12021C0255H, so most financed buyers must carry flood insurance (FEMA National Flood Hazard Layer). An elevation certificate can lower the premium, which helps price.

Is my Silverwood home in flood Zone X?

Probably not. Only 18 Silverwood parcels sit fully outside the high-risk area, all on the west end of Phases 3 and 4: 5713 Cassidy Ln and 17 addresses on Agostino Way from 5775 to 5824. Every Phase 1 and Phase 2 parcel touches Zone AH or AE. Check your own address and ask your lender for a determination.

Do I need an elevation certificate to sell?

Not by law, but a buyer’s insurer will price flood coverage better with one. New homes in the high-risk area receive one at final inspection, per Collier County’s 2026 flood newsletter; ask the county’s floodplain staff if you cannot find yours.

Why does my Zestimate differ from your valuation?

An online estimate blends CC Homes’ builder closings with resales, reads the county’s building area rather than the plan’s living area, and cannot see your purchase year, lot, flood reading or upgrades. We name the Zestimate only to explain the gap; we do not use it.

Is the county’s just value my market value?

No. The 2026 preliminary roll’s median Silverwood just value is $331,772, about 7 percent below the $356,400 resale median, and it is a tax value as of 1 January (Florida Department of Revenue, Collier County 2026 preliminary roll).

Will a buyer’s taxes be based on my assessment?

No. A sale resets the Save Our Homes cap, so the buyer’s taxes start from a new just value (Florida Department of Revenue, Save Our Homes). We estimate the buyer’s bill separately.

Should I wait until CC Homes sells out Silverwood before I sell?

Possibly, but we do not forecast a date. CC Homes’ land entity still held 46 Phase 3 and 4 lots on the 29 August 2026 roll, and its Cadiz at Ave Maria homesites in the same HOA will keep selling after Silverwood closes. We compare the cost of waiting (carrying costs, the coming district increase) with the builder’s remaining inventory for your plan.

Do CC Homes’ incentives lower what my home is worth?

They lower what a buyer will pay for a resale of the same plan, because a buyer can compare a builder-paid rate on a new home with your price. CC Homes has advertised rate buy-downs, $20,000 to $26,000 quick move-in cuts in 2025 and a Tesla Model 3 promotion through 31 October 2026 on Maple Ridge homes.

Do upgrades add value to a Silverwood home?

Visible upgrades that a new-home buyer would otherwise pay for add value: impact windows on an early home, tile in place of carpet, a screened lanai, extended pavers and window treatments, each with HOA approval. They rarely return their full cost.

Does an older Silverwood home without impact windows sell for less?

It competes with new homes that have impact glass in CC Homes’ current spec, and CC Homes’ January 2021 Silverwood feature list did not list it (archived CC Homes Maple Ridge page, January 2021). Retrofitted impact windows or approved shutters close that gap with a buyer and an insurer.

Can I add a pool to raise my Silverwood home’s value?

CC Homes does not offer a pool option on Silverwood homes, and any in-ground pool needs HOA architectural approval, a drainage plan and a county permit on a homesite about 38 feet wide. Most Silverwood buyers use the Club at Maple Ridge pool, so a pool is not a reliable way to add value here.

Does a preserve or lake view add value?

CC Homes has marked some Silverwood quick move-ins “preserve view” and does not publish lot premiums. The county record does not isolate a view premium, so we test it against resales with a similar position when we value your home.

Does a corner or pie lot add value?

Most Silverwood homesites are about 38 by 100 feet, roughly a tenth of an acre, and the largest corner and pie lots run to about three-tenths of an acre (Collier County Property Appraiser, 2026 tax roll data files). A bigger yard matters to buyers with children or dogs; we weigh it at the walk-through.

Can you value my Silverwood home without visiting?
