Why Does an Online Estimate Miss Maple Ridge Home Values?

Online estimates miss in Maple Ridge because ZIP 34142 also covers Immokalee, because the neighborhood has four sections on different price levels, because they cannot see a lot, an upgrade, impact glass or a map amendment, and because they do not know the district debt behind a home's tax bill.

The ZIP code problem

Florida Realtors SunStats reports a $394,500 median on 30 closed sales for ZIP 34142 in August 2026, all property types and all of Immokalee and Ave Maria together. The Naples-Immokalee-Marco Island metro median was $595,000. Neither number describes a Maple Ridge house, where the core-section resale median is $550,000.

The blended-median problem

A neighborhood median blends sections. The all-resale median of $410,000 sits between Silverwood's $357,700 and the core section's $550,000, and it shifts when a different mix of homes sells. In the prior twelve months the all-resale median was $480,000 on 62 resales, yet the core median was $537,000, close to today's $550,000.

The builder-sale problem

Ninety of the 135 sales in the window were new homes from the builder. A resale-only search leaves those out, yet they are the price a buyer compares with your home.

What Makes Each Maple Ridge Section Different?

Maple Ridge was planned for 2,569 homes: about 1,633 in the core Maple Ridge streets, 602 in Silverwood, 283 in Coquina and 51 in the Reserve, plus 242 homes not assigned to a named section in the district's plan. The county's 2026 preliminary roll lists 2,273 residential parcels across the four named sections today, and 1,369 homes had closed by 31 December 2021, per the Stewardship District's offering memorandum. Each section values differently for a reason a buyer can see.

  • Core Maple Ridge (1,406 residential parcels). The largest section and the widest range, from $350,000 to $1,200,000 on resales. Its median just value is $454,710 and 68 percent of parcels hold a homestead exemption.
  • Silverwood (538 parcels). A later section that debuted in December 2018, with smaller plans. Resales ranged from $335,000 to $435,000, a tight band, and CC Homes offers no pool option there.
  • Coquina (279 parcels). The lowest-priced section, with resales from $320,000 to $355,000. The Coquina resales in the window were of homes first sold in 2017 and 2018.
  • Maple Ridge Reserve (50 parcels). The smallest section, marketed as a private enclave, with a $712,260 median just value and 84 percent homestead. Only two resales in the prior twelve months, in November 2024 and March 2025, at $675,000 and $775,000, so its value rests on very few sales. We do not publish Reserve addresses.

The gap is the premium a buyer pays for a new home with a warranty and builder incentives. Your resale value is the builder's price less what a buyer gives up by buying used, plus what you have added. We estimate that difference from your home's age, finish and the options a buyer would need to add to a new house to match it.

What a recorded sale tells you, and what it does not

A recorded sale is a price that was actually paid, and we count a sale only when the county marks it qualified. A recorded sale does not tell you the condition of the home, the credits a buyer negotiated or whether it had a pool, which is why we look at the home and do not just quote the median. Builder-direct sales are the parcel's first qualified sale within a year of the year built, or with no year built on file.

Values rose sharply from 2020 to 2024 and have been flat to lower since, with the core section holding better than the rest. These are recorded resale medians by calendar year. Since 2020 the all-resale median has risen about 38 percent, from $298,000 to $410,000 in the latest twelve months, and the core median about 68 percent, from $327,450 to $550,000. Coquina resales recorded a $226,500 median in 2020 and $337,500 in the latest twelve months on 6 sales.

Mortgage rates are part of the story. Freddie Mac's 30-year fixed rate averaged 7.03 percent on 24 September 2026, against 6.30 percent a year earlier, and supply is high: SunStats shows 9.3 months in ZIP 34142. Neither fact tells you your home's value, but both explain why buyers negotiate.

What Moves a Maple Ridge Home's Value Up or Down?

  • Section and phase. The largest driver. Core resales recorded $550,000, Silverwood $357,700, Coquina $337,500.
  • Age and first price. Homes first sold before 2022 have gained against that price, while homes first sold in 2022 to 2025 mostly resold below it.
  • Lot and plan. CC Homes' lots are 135 feet deep, and its plans range from 1,133 to 2,260 square feet in Silverwood Vista alone.
  • Finish and storm protection. Landscaping, a lanai, impact glass and a newer roof set a home apart from the builder's base house.
  • Flood documents. An elevation certificate or map amendment can change a buyer's insurance quote.
  • The district debt line. A home on a phase with $1,226 of debt carries less than one on $1,624.
  • The builder's price. New homes from $334,990 to $674,990 cap what a buyer pays for a comparable resale.

Is the Property Appraiser's Just Value the Same as Market Value?

No. The just value on your tax bill is the county's estimate for assessment purposes, and Florida's Save Our Homes cap limits how fast a homestead's assessed value can rise. On the 2026 preliminary roll the median just value runs below the recorded resale median in every section.

How Do Flood Zones, Insurance and the District Assessment Affect What My Home Is Worth?

They affect it through the buyer's monthly cost. We checked eight Maple Ridge addresses against FEMA's National Flood Hazard Layer on 24 September 2026: all eight are in Zone AH, including one in Silverwood that is in Zone AH at the lot centre with part of the lot in shaded Zone X, on panels 12021C0260H and 12021C0255H effective 16 May 2012.

  • Insurance. The Florida Office of Insurance Regulation reports an average Collier County homeowners premium of $5,534, and Collier's Community Rating System Class 5 discount gives flood policyholders 25 percent.
  • District debt. $1,226 (Phase 1 lots) to $1,624 (Silverwood and Phase 2) a year on the 2022 schedule, plus the $841.98 operating charge. The operating charge is proposed to rise to $984.20 in 2026-2027.
  • Master association. Billed quarterly; the current amount is on the estoppel.
  • The Maple Ridge association. The exact figure is on the estoppel; CC Homes has described it as under $200 a month.

Together, the district operating charge plus debt comes to roughly $2,068 to $2,466 a year for a Maple Ridge home. Buyers weigh that cost against the price, so we check which phase's debt schedule applies to your home.

How Do CC Homes' Prices and Incentives Change What My Home Is Worth?

A buyer's alternative to your home is a new one. In September 2026 CC Homes listed 18 plans from $334,990 to $674,990: Silverwood Vista from $334,990 to $410,990, the Cove 45-foot lots from $400,990 to $432,990, Captiva Garden 55-foot lots from $474,990 to $542,990, and Capistrano Estate 65-foot lots from $545,990 to $674,990. Quick move-in homes included the Doheny at $462,815, the Fairmont at $521,617 and the Harbour at $699,000 after a price drop. CC Homes also ran a Tesla promotion from 15 August to 30 September 2026.

Builder prices rise over time: the Silverwood Vista Grove began at $186,990 in 2016 and now starts at $334,990, about 79 percent higher, and the Encinitas went from $263,990 to $410,990, about 56 percent higher. A resale valued near the builder's price needs a visible advantage, such as a finished lanai, landscaping or immediate possession.
