In the twelve months to mid-August 2026 the Collier County deed record shows 135 qualified Maple Ridge sales: 45 resales at a $410,000 median and 90 sales by the builder of new homes at a $499,250 median. Two of every three buyers bought new, and the resale median hides a wide spread: $550,000 in the core Maple Ridge streets, $357,700 in Silverwood and $337,500 in Coquina. Which of those three you own decides almost everything about your price.

Maple Ridge is one neighborhood with several very different price levels. The core streets, Silverwood, Coquina and the Reserve were built in different years, at different lot sizes and on different district debt schedules, so a neighborhood-wide average is the wrong tool. The county record shows a neighborhood where new homes outsell resales two to one and where resale prices depend on the section. Here is the twelve months from 1 September 2025 to 17 August 2026, compared with the twelve months before.

In the prior twelve months, 1 September 2024 to 31 August 2025, the file shows 62 resales at a $480,000 median and 205 builder-direct sales at $481,200. Section medians moved less than the headline: core resales went from $537,000 on 37 sales to $550,000, and Silverwood from $372,450 on 18 sales to $357,700. The overall median is a blend of sections and ages, so it moves with which homes happened to sell. Price by section.

Every row is a recorded resale, which includes the Coquina and Reserve sales not broken out in the last four columns. The pattern for a core Maple Ridge owner is a climb from 2020 to 2024 and a plateau in the $490,000 to $580,000 range since. Silverwood has moved inside a narrower band, $345,000 to $405,000, since 2021.
Florida Realtors SunStats reports a $394,500 median on 30 closed sales in ZIP 34142 in August 2026, with 264 active listings, 9.3 months of supply, sellers receiving 93.2 percent of original list price and 105 days on average to sale. The Naples-Immokalee-Marco Island metro stood at 5.7 months of supply and a $595,000 median. ZIP 34142 includes Immokalee as well as Ave Maria, so use it as context, not as a price for your house. NABOR's July 2026 report for the Immokalee and Ave Maria area showed 9.3 months of single-family supply, 111 days on the market to sale and sellers receiving 97.5 percent of list price.

The MLS shows listed homes. The county deed record shows every recorded sale, including the 90 new homes the builder closed in Maple Ridge in the last twelve months. We use both, and the deed record is where the builder's real prices appear.

It is a good time if your home's section has held its value and you are priced against the builder. The record shows the gain is large for older homes and thin for homes first sold in 2022 or later, and it shows a seasonal pattern.
We matched each resale in the window to the same parcel's first recorded sale, the builder's sale to the first owner, where the file has one, which was 43 of the 45 resales. This compares with the home's first recorded price, not necessarily what you paid.

Core Maple Ridge homes first sold from 2014 to 2018 (14 resales) had a $327,350 median first price and a $537,500 median resale. Coquina homes first sold in 2017 and 2018 (6 resales) went from $224,500 to $337,500 at the median. Homes first sold in 2022 to 2025 tell the other story: 3 of 3 core homes first sold in 2022 to 2023 resold below the first price, and 5 of 6 Silverwood homes first sold in 2024 to 2025 did, at a $365,700 median resale against a $402,000 median first price. If you bought a newer home near the builder's price, the honest pricing question is how much of the builder's premium a resale buyer will pay, and we answer it with the comparables.
Of the 45 resales in the window, 33 closed from February to June 2026: 5 in February, 7 in March, 8 in April, 6 in May and 7 in June. To close in that stretch, a home should be on the market by the turn of the year, with the documents in hand.
Compared with 2020, when the resale median was $298,000, today's $410,000 is about 38 percent higher, and the core section's $550,000 is about 68 percent higher than its $327,450 in 2020.
We start from the recorded resales in your section, adjust for phase, age, lot and condition, and then test the number against what CC Homes would charge a buyer for a comparable new house. Core Maple Ridge, Silverwood and Coquina recorded very different resale ranges in the window, so we do not price from one neighborhood-wide average, and we show you the recorded sales behind every number.

Across all sections, resales ran from $320,000 to $1,200,000 with the middle half between $354,000 and $570,000. Builder-direct sales ran from $318,100 to $1,086,300 with the middle half between $405,000 and $659,575.

The $450,000 to $550,000 band, where only 3 resales closed against 17 builder sales, is the hardest place to price a resale, because the builder's new homes fill it. Below $450,000 the resale competes on price, and above $550,000 it competes on lot, size and finish.
CC Homes listed Silverwood Vista at $334,990 to $410,990 (1,133 to 2,260 square feet), the Cove 45-foot lots from $400,990 to $432,990, Captiva Garden 55-foot lots from $474,990 to $542,990 and Capistrano Estate 65-foot lots from $545,990 to $674,990 in September 2026. Quick move-in homes included the Doheny at $462,815, the Fairmont at $521,617 and the Harbour at $699,000 after a price drop. Those are base or listed prices before the options and lot premiums a buyer adds, so a resale priced near them needs a visible advantage: a finished lanai, landscaping, a pool where the section allows one, or immediate possession.
CC Homes' prices have also risen over time. The Silverwood Vista Grove started at $186,990 in 2016 and now starts at $334,990, about 79 percent higher, and the Encinitas went from $263,990 to $410,990, about 56 percent higher. That history fits the large gains recorded on Coquina and early core-section resales.
Buyers ask first about Zone AH, because it affects lender requirements and insurance quotes. We queried FEMA's National Flood Hazard Layer for eight Maple Ridge addresses on 24 September 2026: the clubhouse, the sales gallery, four core-section homes, one Reserve home and one Silverwood address all sit in Zone AH, the Silverwood lot at its centre with part of the lot in shaded Zone X. In Silverwood, 617 of 635 parcels touch the hazard area. The panels are 12021C0260H and 12021C0255H, effective 16 May 2012. Eight addresses are a sample, not a map of the neighborhood, so your own address decides your answer.
Collier County's Community Rating System Class 5 gives flood policyholders in the unincorporated county a 25 percent discount, which helps every buyer's quote.
Maple Ridge owners pay three layers, and a buyer will ask about each. The Maple Ridge at Ave Maria Homeowners Association, Inc., managed by Miami Management, is one; the Ave Maria Master Association is a second; the Ave Maria Stewardship Community District is a third, billed on the property tax bill.

By phase, the 2022 schedule lists $1,226 for Phase 1 lots (which includes Maple Ridge Phase 3, Coquina Phase 1 and the Reserve), $1,448 to $1,624 for Phase 2, $1,442 to $1,618 for Phase 3, $1,621 for Phase 4, $1,534 to $1,621 for Phase 5 and $1,534 to $1,624 for Silverwood. For a Maple Ridge home, the district operating charge plus debt comes to roughly $2,068 to $2,466 a year on those schedules. The Ave Maria district is a special district under Chapter 189 of the Florida Statutes, and its budgets are public.
Your estoppel certificate fixes the exact association figure. The association's published estoppel fee is $299, plus $119 to expedite, and Florida law caps and governs what can be charged under section 720.30851. We request it before you list so a buyer never waits on it.
A buyer must apply to the association: $150 per adult plus a $150 processing fee, with a decision in 14 to 21 business days. Leasing is allowed with a 30-day minimum, no more than two leases in any 12 months and a $500 tenant escrow, which matters to investor and seasonal buyers. Tell your buyer early and build the approval window into the contract dates.
A Florida seller must disclose known facts that materially affect the home's value and are not readily observable, and Maple Ridge sales add three Florida-specific items. We prepare these items before you list, so the buyer has the association summary, the flood disclosure and the full monthly cost of the district and the association in hand before the contract is signed, and nothing surprises either side at the inspection or at closing.

We market to the people who actually buy in Maple Ridge: families who want a home close to the town's new Ave Maria Elementary School, buyers who want the 10,000-square-foot Maple Ridge and Silverwood club, and out-of-state owners seeking a winter or rental-friendly home.
Schools in the town include Ave Maria Elementary School, which opened on 11 August 2026, Corkscrew Middle School (an A in 2026) and Palmetto Ridge High School (a B in 2026, an A in 2025), per the Florida Department of Education. We present school information from the state's grades, and we point families to the district for zoning.
Negotiation starts before the offer: we set a price that appraises, price the incentives a buyer expects from CC Homes into our position, and know where the inspection and the insurance will press. We work through each of these points with you before an offer arrives, so that when a buyer's terms come in you already know which items matter most to your net.
Seller costs in Florida are mostly percentages you can calculate in advance. Commission is negotiable and is set in your listing agreement, and since 17 August 2024, under the NAR settlement rules, buyer-side compensation is negotiated separately. The table below illustrates 2.5 percent to the listing brokerage and 2.5 percent to the buyer's brokerage at three prices drawn from the section medians; your numbers will differ with your agreement and your contract.

Assumptions: the owner's title premium is the Florida promulgated rate of $575 for the first $100,000 plus $5.00 per $1,000 above it, shown below the total because in Collier County the buyer customarily pays it, although the standard contract lets the parties choose; the proration assumes a 30 June closing and is half a year of county ad valorem tax at the combined 12.1209 millage on the sale price plus half of the district operating charge and a mid-range debt assessment, which the title company replaces with your actual tax bill. Florida has no state income tax on your gain, and there is no transfer tax beyond the documentary stamps above. The Ave Maria Master Association, the Maple Ridge association and the district may each require a payoff or status letter, which the estoppel covers.
Federal tax applies to gain above the exclusion, and Florida has no state income tax. A single filer who owned and lived in the home as a primary residence for at least two of the last five years can exclude up to $250,000 of gain, and a married couple filing jointly up to $500,000, per IRS Topic 701. Because the record shows older Maple Ridge homes have gained the most, owners who bought before 2022 are the ones who should check their basis. A second home, rental or a home held for investment follows different rules, and a foreign seller is subject to FIRPTA withholding. Confirm your situation with a tax professional.
If you are moving to another Florida homestead, Save Our Homes portability may let you carry part of your assessment cap to the new home, per the Department of Revenue's form PT-112. Out-of-state owners are about 4 percent of core parcels, 3 percent of Silverwood and 5 percent of Coquina on the 2026 roll, and most owners claim a homestead exemption, so many sellers have this option.
Listing reaches the most buyers, including the builder's walk-in traffic, and is how the core section's $550,000 median resale was achieved. A cash offer from an investor saves time and usually trades away price. Selling by yourself saves the listing commission but leaves you negotiating the flood, district and association questions alone, and buyers' agents still expect to be paid.
