McGreevy and Comisar are the Southwest Florida listing team Silverwood owners call before they list, and this is our seller’s guide to Silverwood at Maple Ridge, CC Homes’ 602-homesite enclave of detached single-family homes on 40-foot zero-lot-line lots inside Maple Ridge at Ave Maria, in the town of Ave Maria, Florida. It covers what Silverwood homes have recorded for at the county by phase and purchase year, why some owners are reselling above what they paid and others below, how to sell while CC Homes still offers new Silverwood Vista homes on the same streets, and the district, association and flood paperwork a Silverwood buyer will ask for.

In the twelve months from August 2025 to July 2026 the Collier County record shows 48 qualified Silverwood sales: 15 resales at a $356,400 median, from $335,000 to $435,000, and 33 builder-direct CC Homes closings at a $394,900 median, every one of them in Phases 3 and 4. On the 29 August 2026 roll, CC Homes’ land entity still held 46 vacant Phase 3 and 4 lots, so a Silverwood resale is still priced against a builder selling new homes a few doors away.

One pattern decides most Silverwood pricing conversations. Of the 15 resales in that year that we could pair with the same home’s earlier recorded sale, 8 closed below the earlier price, at a median change of minus 2.4 percent overall: owners who bought from 2019 to May 2022 resold up about 27 percent, while owners who bought in 2023 and 2024 resold down about 10 percent. How Do I Sell My Silverwood Home at Maple Ridge in 2026?

To sell a Silverwood at Maple Ridge home in 2026, price it from the recorded resales of your own phase and purchase year rather than from CC Homes’ new prices, show buyers what your finished home has that a new Silverwood Vista home does not, and gather the association estoppels, the disclosure summary, your flood zone and the district payoff letter before the first showing.

Silverwood is not a condominium and has no association of its own. Every home is a detached single-family house on a platted, fee-simple homesite about 38 feet wide and about 100 feet deep, governed by the Maple Ridge at Ave Maria Homeowners Association and the town-wide Ave Maria Master Association (CC Homes, Silverwood Vista debut, May 2024; Ave Maria Master Association, Associations). The district’s Series 2025 assessment methodology puts Silverwood at 602 lots on 123.2 acres, all 40-foot zero-lot-line homesites, in six bond sub-phases (AMSCD board meeting book, 3 June 2025). Because the eight plans are shared across the neighborhood, the details that differ from house to house (phase, build year, plan, lot position, spec era and the price you paid) decide your price.

The seven things that decide a Silverwood sale

  • When you bought. In the last twelve months, all six owners who bought from December 2019 to May 2022 resold above their purchase price, by $37,200 to $122,200, and all eight who bought from February 2023 to September 2024 resold below it, by $8,900 to $60,000 (Collier County Property Appraiser, 2026 tax roll data files).
  • CC Homes’ live inventory. CC Homes lists Silverwood Vista from $334,990 for the Grove to $410,990 for the Encinitas, and on 1 October 2026 it showed one Silverwood quick move-in, a Doheny at 5791 Agostino Way at $462,815 (CC Homes, Maple Ridge; CC Homes quick move-in homes).
  • Your plan. Eight plans from 1,133 to 2,260 square feet under air, three one-story and five two-story, with one-car or two-car garages; the plan sets which new home a buyer compares yours with.
  • Your phase and its district debt. The Stewardship District bill runs $2,460.43 to $2,531.25 a year on the 2025 tax bill depending on phase, and the remaining bond balance per lot runs $18,071 to $23,388 (AMSCD bond balance and assessment info, good through 31 October 2026).
  • Your lot’s flood zone. FEMA’s map puts 617 of Silverwood’s 635 parcels at least partly in its high-risk flood area, so most financed buyers will need flood insurance (FEMA National Flood Hazard Layer).
  • Your spec era. A 2019 to 2021 Silverwood home was delivered with a lighter standard spec than a 2024 to 2026 Silverwood Vista home, so we document what your home has, window by window.
  • The association paperwork. Two estoppels, an association purchase approval that takes 14 to 21 business days, and the s. 720.401 disclosure summary before the buyer signs.

  • You do not have to pay off the bonds to sell. The district says the balance “does not have to be paid off at closing.”
  • Most lots are in FEMA’s high-risk flood area. Panel 12021C0255H, effective 16 May 2012; only 18 west-end Phase 3 and 4 lots sit fully outside it.
  • Two associations, two estoppels. The Maple Ridge estoppel costs $299, plus $119 to expedite; the Master Association adds $203 a quarter in dues and its own estoppel.
  • Title in Collier County. The buyer customarily pays the owner’s title policy and chooses the closing agent; the contract controls.

The Silverwood at Maple Ridge resale market is steady in volume and softer in price: 15 resales closed in the twelve months to July 2026 at a $356,400 median, from $335,000 to $435,000, while CC Homes closed 33 new Silverwood homes at a $394,900 median. Resale medians have eased each year since 2023, and the builder’s closing prices have eased more slowly.

The builder’s recorded closing prices rose 64 percent from 2019 to 2023 and have eased only 3 percent since, while the resale median has fallen from $405,000 in 2023 to $359,000 in 2026 so far. That widening gap between new and resale prices is the single most important number for a Silverwood seller in 2026.

The new-versus-resale gap, measured on the same streets

In the twelve months to July 2026 the builder-direct median of $394,900 sat $38,500 above the resale median of $356,400, so a Silverwood resale traded about 9.7 percent below a new Silverwood home. The gap is not a mix effect: all 33 builder closings were in Phases 3 and 4, and inside Phases 3 and 4 alone the eight resales recorded a $354,700 median against the builder’s $394,900, a gap of $40,200, about 10.2 percent (Collier County Property Appraiser, 2026 tax roll data files). A nearly new Phase 3 or 4 house resold for about $40,000 less than the builder’s closings on the same streets.

When Silverwood owners sold in the last twelve months

The fifteen resales closed in August 2025 (three), September 2025 (one), November 2025 (two), January 2026 (one), February 2026 (one), March 2026 (one), May 2026 (one) and June 2026 (five), per the county’s recorded deeds. Five closings in June 2026 is the busiest month in the window; closings follow contracts by four to eight weeks, so those reflect spring contracts. The county record shows no Silverwood resale closing in October or December 2025, or in April 2026.

A buyer compares homes; a seller’s gain or loss depends on the price paid.

What the county record cannot show

The county record carries every qualified deed, but it carries no list price, no days on market and no count of homes for sale, and it does not name the plan that sold. We read those from the current listings when we prepare your valuation, and we identify plans from CC Homes’ published plan sizes and from the listing itself. We never use the county’s base-area field as a home’s size, because it measures only part of the building and does not match the square feet under air that CC Homes publishes.

Why Do Some Silverwood Resales Close Above, and Some Below, What the Owner Paid?

Silverwood at Maple Ridge resales split by purchase year. Owners who bought from CC Homes or a prior owner between December 2019 and May 2022 paid $222,500 to $327,800 and resold for 11 to 53 percent more, while owners who bought between February 2023 and September 2024 paid $365,300 to $430,400, near the builder’s price peak, and resold for 2 to 15 percent less.

Builder base prices did most of their climbing between January 2021 and January 2023, when the Grove went from $235,990 to $319,990, and have barely moved since (archived CC Homes Maple Ridge page, January 2021; archived CC Homes Grove plan page, January 2023; CC Homes, Maple Ridge). A home bought before that climb captured it; a home bought at the top is now competing with a builder that has added incentives rather than raising prices.

We tracked the pairs ourselves from the county’s recorded deeds. Every one of the eight homes bought in 2023 and 2024 was a Phase 2 or Phase 3 and 4 home bought at or near the builder’s 2023 median of $411,200, and every one of the six homes bought before mid-2022 was a Phase 1 or early Phase 2 home bought when Silverwood base prices sat in the low to mid $200s and low $300s.

The highest Silverwood resale of the year, read from the deed

The year’s highest Silverwood resale, and its one 2025 purchase, is 5771 Agostino Way in Phases 3 and 4: bought from CC Homes on 1 May 2025 for $404,000 and resold on 18 June 2026 for $435,000, recorded at Official Records Book 6606, Page 469 (Collier County Property Appraiser, 2026 tax roll data files; Collier County Clerk, Official Records). It sits on the west end of Agostino Way, close to the 18 lots that FEMA’s map places fully outside its high-risk flood area, though its own zone, like every home’s, needs an address-level determination. The deed does not name the plan or the upgrades; it shows that a well-placed, nearly new Silverwood home can still resell above the builder’s twelve-month median when the details line up.

If you bought before mid-2022

If you bought in Silverwood before mid-2022, the record says you are very likely to sell above what you paid: all six of those owners did in the last twelve months. Your pricing question is how much of the 2021 to 2022 run-up you can capture against today’s resales, not whether you will gain. Most of these homes were built from 2019 to 2021 with the spec of that era, so we document every upgrade and every replacement since, from impact windows to flooring, before we set the number.

If you bought in 2023 or 2024

If you bought in 2023 or 2024, plan for a price below your contract price and decide that before you list, not after three reductions. Price against the builder’s own live quick move-in homes and against the $339,000 to $400,000 band where those eight homes actually resold, then sell what a new home does not have: finished landscaping, window treatments, a screened lanai, upgrades already in place and no build wait. We run your net at two or three prices so you see the effect of each before you decide.

What it means for your list price

A Silverwood list price that starts from your purchase price, or from CC Homes’ current base price plus your options, usually starts too high. We start from the recorded resales of your plan size and phase, adjust for lot, view, condition and spec, and then test the result against the newest builder closings and quick move-in prices, because that is exactly what the buyer’s agent and the appraiser will do.

How Do You Sell a Silverwood Home Against CC Homes’ Active Phase 3 and 4 Inventory?

To sell a Silverwood at Maple Ridge home while CC Homes is still selling, price below the builder’s all-in cost rather than its base price, sell the finished home and the time a buyer saves, and answer the incentive question in writing. CC Homes held 46 vacant Phase 3 and 4 lots on the August 2026 roll and lists Silverwood Vista from $334,990.

How many builder lots are left

On the county ownership file dated 29 August 2026, 46 numbered Silverwood lots were still titled to CC Ave Maria Estates, LLC, all vacant and all in Phases 3 and 4, concentrated on Cassidy Lane and the odd side of Agostino Way, with one on Argento Drive (Collier County Property Appraiser, 2026 tax roll data files). Phases 1 and 2 are sold out and built out. That leaves about 92 percent of the 602 homesites in owners’ hands. At 31 March 2025 the district counted 486 of the 602 lots closed to end users (AMSCD board meeting book, 3 June 2025). New Silverwood construction is in its final chapter.

The live quick move-in a buyer will compare with yours

On 1 October 2026 CC Homes listed one Silverwood quick move-in: a two-story Doheny at 5791 Agostino Way with four bedrooms, two and a half baths, a two-car garage and 2,047 square feet under air, ready September 2026, at $462,815 (CC Homes quick move-in homes). The Doheny’s base price is $389,990, so that home carries about $72,825 of options, upgrades and lot premium over base, about 19 percent. The same home was listed at the same $462,815 in June 2026 (archived CC Homes Maple Ridge page, June 2026). A buyer who walks the model and then your house is comparing your price with that kind of finished number, not with $389,990.

How CC Homes priced its Silverwood quick move-ins in 2025 and 2026

CC Homes’ archived listings show Silverwood quick move-ins from about $345,000 to $463,000, typically $10,000 to $70,000 over the plan’s base price, and several were cut within weeks:

The incentives a buyer will weigh against your price

Builder incentives do not show in the recorded price, but they shape what a buyer will pay you. CC Homes advertised a 3/2/1 rate buydown with a 3.75 percent first-year rate in May 2024, and in early 2025 a buydown at 3.99 percent in year one, 4.99 percent in year two and 5.99 percent for years three to thirty (archived CC Homes Maple Ridge page, May 2024; archived, March 2025). In October 2026 it is advertising a complimentary Tesla Model 3 on Maple Ridge homes from 15 August to 31 October 2026, plus “Heroes” savings for veterans, nurses, firefighters, police, EMTs and teachers (CC Homes, Maple Ridge). Whether either applies to a given Silverwood home is a question for the sales gallery. We price your home knowing which incentive a buyer has been offered that week, and we answer it with a credit or a price only when your net is better for it.

CC Homes’ newest small-lot enclave, Cadiz at Ave Maria, has 63 homesites “similar to Silverwood,” priced from $334,990 in the district’s 2025 offering draft and “being maintained by the Maple Ridge Homeowners Association” (AMSCD board meeting book, 1 July 2025; AMSCD board meeting book, 14 October 2025). When Silverwood’s last builder lots close, Cadiz will be the same builder’s same-price, same-association alternative, so we watch its pricing as closely as Silverwood Vista’s.

What a Silverwood resale offers that a new Silverwood Vista home does not

  • A finished home at a known price. Landscaping grown in, window treatments, a screened or extended lanai if you added one, and upgrades already paid for, with no options sheet and no lot premium to add.
  • No build wait. A financed resale typically closes in 30 to 45 days, with the association approval window running alongside.
  • A choice of lot. A new-build buyer chooses only among the remaining Phase 3 and 4 builder lots; a resale buyer can choose a lake view, a corner or an established Phase 1 street.
  • A plan the builder no longer sells. CC Homes lists the Huntington, the one-story three-bedroom plan, as sold out, so a resale Huntington has no new competitor.
  • A lower recorded price. The twelve-month resale median sat $38,500 below the builder-direct median, and buyers can see it in the record.

What a new home offers that yours may not

Be honest about the other side, because the buyer’s agent will be. A new Silverwood Vista home comes with today’s spec (impact glass on all first and second floor windows, 18-inch tile in the main living areas, minimum 200-amp service and concrete block construction on both floors of two-story plans), builder financing incentives and a builder warranty (CC Homes, Maple Ridge features). We answer each item with the facts of your house: your windows and their product approvals, your roof age, your upgrades and your price.

What happens when CC Homes sells out Silverwood

Once the last builder lots close, every Silverwood purchase becomes a resale, and the new-versus-resale comparison moves to Cadiz and to the larger Maple Ridge collections. CC Homes’ 61 Silverwood closings in 2025 recorded from $345,200 to $488,400 at a $401,900 median, overlapping most of the resale band (Collier County Property Appraiser, 2026 tax roll data files), so the builder’s exit is not a guarantee of higher resale prices; it removes one competitor and leaves the recorded resales as the market. We tell you, month by month, how many builder lots remain.

Which New Silverwood Vista Plan Competes With Your Home?

Every Silverwood at Maple Ridge resale competes with the new Silverwood Vista plan of the same size and layout, so the plan sets your benchmark. CC Homes lists eight plans from $334,990 to $410,990, three one-story and five two-story, from 1,133 to 2,260 square feet under air, and the one-story three-bedroom Huntington is now sold out.

If you own a Grove

The Grove is Silverwood’s entry plan: one story, two bedrooms, two baths and a two-car garage in 1,133 square feet. Its $334,990 base sits almost exactly at the year’s lowest recorded resale, $335,000, so a Grove resale has the least room above the builder. We sell a Grove on the two-car garage, the single level and the finished yard, and we price it inside the bottom of the resale band.

If you own a Fernwood

The Fernwood is the one-story two-bedroom plan with a den, 1,366 square feet and a one-car garage, at a $347,990 base. Its base sits $12,990 above the year’s lowest recorded Silverwood resale and $8,410 below the resale median. The den is the selling point for buyers who work from home or want a guest room on one level.

If you own an Anaheim

The Anaheim is the smallest two-story plan: three bedrooms, two and a half baths, the primary suite upstairs and a one-car garage in 1,671 square feet, at a $360,990 base. CC Homes advertised an Anaheim-size quick move-in at 5783 Agostino Way at $421,797 in June 2026, which shows how far options can carry a new Anaheim above base.

If you own a Huntington

The Huntington is the one-story three-bedroom plan, 1,630 square feet with two walk-in closets at the primary bedroom, and CC Homes now lists it as sold out at its last $370,990 base. In 2025 CC Homes cut several Huntington quick move-ins to about $396,000 to $399,000 before selling through them. A resale Huntington is now the only way to buy a one-story three-bedroom in Silverwood, and we market it that way.

If you own a Cascada

The Cascada is the two-story three-bedroom plan with a two-car garage, 1,826 square feet at a $375,990 base. It carries the identical description and size of the earlier Corona, which CC Homes sold at the Silverwood launch from $235,990, so an older listing or appraisal may call your house a Corona (archived CC Homes Maple Ridge page, January 2018; archived Cascada plan page, August 2020).

If you own a Balboa

The Balboa is a two-story three-bedroom plan with a family room, a breakfast nook and a one-car garage, 1,924 square feet at a $380,990 base. CC Homes advertised a Balboa quick move-in at 5551 Cassidy Lane at $431,439 in April 2026, so a well-kept resale Balboa competes with new homes priced well above base.

If you own a Doheny

The Doheny is the two-story plan with a loft, three or four bedrooms and a two-car garage, 2,047 square feet at a $389,990 base. It is the plan of the only Silverwood quick move-in listed on 1 October 2026, at $462,815, which is the most direct new-home comparison any Silverwood seller has this fall.

If you own an Encinitas

The Encinitas is the largest plan: four or five bedrooms, three and a half baths, a loft and the primary suite on the ground floor, 2,260 square feet with a one-car garage, at a $410,990 base. A ground-floor primary suite in a two-story home appeals to buyers with parents or older children at home, and it is the feature we lead with.

The county roll’s building-area field for Silverwood homes reads well below the square feet under air that CC Homes publishes for the same plans, because it measures a base area, not the heated living area. We identify your plan from CC Homes’ published sizes and your own documents, and we never put the county field in a listing or a valuation.

How Do We Price a Silverwood Home?

We price a Silverwood at Maple Ridge home from the recorded resales of the same plan size and phase over the last twelve to thirty-six months, adjusted for lot, view, condition and spec era, and then test that number against CC Homes’ current base prices, live quick move-ins and incentives. The result is a price a buyer’s agent and an appraiser can both trace to recorded sales.

  • CC Homes’ published prices. The base price of your plan, the live quick move-ins and the incentive of the month.
  • Your home. Plan, garage, bedrooms, lot position and view, the spec it was delivered with, every upgrade since, roof age, and the condition of the lanai, floors and kitchen.
  • Your carrying-cost profile. Your phase’s district bill and bond balance, which a buyer reads on the tax bill, and your flood zone, which a financed buyer’s insurance cost depends on.
  • The current listings. List prices and time on the market for the Silverwood homes for sale the week we price, read from the listings themselves.

Pricing by phase and build year

Phase 1 homes were built mainly from 2019 to 2021, Phase 2 from 2021 to 2023 and Phases 3 and 4 from 2023 to 2026 (Collier County Property Appraiser, 2026 tax roll data files). An older Phase 1 home is not automatically worth less: its resale median over the year, $355,000, matched the newer Phases 3 and 4 median of $354,700, because mature landscaping, an established street and a lower district debt line offset a lighter original spec. We price the house, not the phase label.

Pricing by plan, bedrooms and garage

Plan sets the bracket. A one-story home draws a different buyer from a two-story, a two-car garage (Grove, Cascada, Doheny) is worth more than a one-car garage to most buyers here, and a fourth or fifth bedroom matters to families buying for the new Ave Maria Elementary. We compare your plan with the same plan’s resales first, then with the nearest plan above and below it.

Lot position, lake and preserve

Silverwood homesites are about 38 feet wide on the standard lot, with some corner and pie-shaped lots much larger; the county’s most common Silverwood lot is 3,810 square feet, about a tenth of an acre (Collier County Property Appraiser, 2026 tax roll data files; archived CC Homes Maple Ridge page, January 2021). CC Homes’ site plan shows lakes inside the neighborhood and a preserve band along the north and south edges (CC Homes, Silverwood site plan). CC Homes does not publish lot premiums, so we read the value of a lake or preserve view from the recorded resales and from the builder’s own “preserve view” quick move-in listings.

Spec era: what your home was delivered with

CC Homes’ January 2021 Silverwood spec listed impact-resistant garage doors and screens but no impact glass, 12-inch tile in kitchens and baths with carpet elsewhere, 150-amp service and 3 1/4-inch baseboards (archived CC Homes Maple Ridge page, January 2021). By January 2023 the shared spec listed impact glass on all first and second floor windows (archived CC Homes features page, January 2023), and today it lists 18-inch tile and 200-amp service (CC Homes, Maple Ridge features). If your home was built before 2023, we confirm the windows and doors from the permit record and the product labels before we write a word about impact glass.

Is Now a Good Time to Sell a Silverwood Home?

Now is a reasonable time to sell a Silverwood at Maple Ridge home if you bought before mid-2022 or need to move, because recorded resales have held a $335,000 to $435,000 band while the builder’s new inventory shrinks. Owners who bought in 2023 or 2024 face the hardest math and should see a net sheet at two or three prices first.

What favors Silverwood sellers right now

  • Shrinking builder supply. 46 builder lots on the August 2026 roll, one advertised quick move-in on 1 October 2026, and the Huntington sold out.
  • A steady resale pace. 15 resales in the last twelve months and 30 over twenty-four, so buyers and appraisers have recent comparables.
  • A new elementary school in town. Ave Maria Elementary opened on 11 August 2026 and serves Silverwood addresses for 2026 to 2027, per the district’s zone lookup (Ave Maria Development, Ave Maria Elementary opens; Collier County Public Schools, attendance zones).
  • New services nearby. NCH Immediate Care opened in Ave Maria’s Midtown Plaza in May 2025, and NCH announced a planned 150-bed hospital in Ave Maria in October 2025 (NCH, Immediate Care opens; NCH, planned hospital).

What works against Silverwood sellers right now

  • The builder still sets the ceiling. CC Homes closed 18 Silverwood homes from January to July 2026 at a $397,500 median and keeps adding incentives rather than cutting base prices.
  • Falling resale medians. $405,000 in 2023, $390,000 in 2024, $365,000 in 2025 and $359,000 so far in 2026.
  • Cadiz is coming. CC Homes’ 63-homesite Cadiz enclave starts at $334,990 under the same association.
  • Carrying costs on the tax bill. A buyer sees about $2,460 to $2,530 a year of district charges before county taxes, and most financed buyers also need flood insurance.

When in the year to list

Southwest Florida’s seasonal buyers arrive from January to April, and Silverwood’s busiest closing month in the last year was June 2026, with five resales recorded, reflecting spring contracts. A home listed and photographed in January, priced from the newest recorded sales and ready with its association and flood paperwork, meets that season at its start. If you must sell in summer or fall, we price to the season rather than wait it out.

What Will a Silverwood Buyer Ask About Flood Zones, Storms and Insurance?

A Silverwood at Maple Ridge buyer will ask which FEMA flood zone the house sits in, whether flood insurance is required, how Ave Maria fared in recent hurricanes, what wind code the home was built to, how old the roof is and which evacuation zone applies. Most Silverwood lots are in FEMA’s high-risk Zone AH or AE, so the honest answer is usually that a financed buyer will need flood insurance.

We queried FEMA’s National Flood Hazard Layer at six Silverwood addresses, two in each recorded plat, on 1 October 2026. All six sit on FIRM panel 12021C0255H, effective 16 May 2012, and all six lot centers fall in FEMA’s Special Flood Hazard Area (FEMA NFHL flood hazard zones; Collier County parcel layer).

How many Silverwood lots are outside the high-risk area

Overlaying all 635 Silverwood parcels on FEMA’s map, 617 (97 percent) touch Zone AH or AE, and only 18 sit fully outside the Special Flood Hazard Area, all in Phases 3 and 4 at the west end: 5713 Cassidy Lane and 17 addresses on Agostino Way from 5775 to 5824 (FEMA NFHL; our calculation). Phases 1 and 2 have no lot fully outside it. A lender’s determination looks at the house footprint, not the lot center, so every seller should order a flood zone determination for the address before listing rather than relying on a neighbor’s answer.

Do Silverwood buyers need flood insurance?

For most financed buyers, yes. A building in the Special Flood Hazard Area with a federally backed mortgage must carry flood insurance, and Collier County’s 2026 flood newsletter says exactly that (Collier County 2026 Flood Protection Newsletter). Collier County holds a Class 5 rating in FEMA’s Community Rating System, which gives eligible National Flood Insurance Program policies a 25 percent discount (Collier County, Community Planning and Resiliency). We never repeat the claim that flood insurance is not required in Ave Maria; for a Silverwood home with a mortgage it usually is.

The elevation certificate and your existing flood policy

Under FEMA’s Risk Rating 2.0, each policy is priced from the building’s own flood risk, including its first-floor elevation, so an elevation certificate can lower a buyer’s quote (FEMA, Risk Rating 2.0). New construction in the flood area receives one at final inspection, and Collier County’s floodplain office can say whether one is on file (Collier County 2026 Flood Protection Newsletter). If you carry a National Flood Insurance Program policy, ask your agent whether it can be assigned to the buyer; we put the certificate and your premium history in the listing file.

Florida’s flood disclosure

Florida’s flood disclosure statute, s. 689.302, requires the seller of a residential property to give the buyer a written flood disclosure at or before the time the contract is signed, covering what the seller knows about flood insurance claims, federal flood assistance and flood damage to the property (s. 689.302, Florida Statutes). We complete it with you at listing so it is delivered with the other disclosures.

How Ave Maria fared in recent hurricanes

During Hurricane Irma on 10 September 2017, a station listed as Ave Maria in the National Weather Service report recorded sustained winds of 66 mph and a peak gust of 89 mph (National Weather Service Miami, Hurricane Irma); Silverwood had not yet launched. For Hurricane Ian in 2022, the Weather Service reported extensive storm surge in Collier County south and west of US 41; Silverwood sits about 24 miles inland in a straight line from the Gulf beaches at Vanderbilt and Bonita, by our calculation (National Weather Service Miami, Hurricane Ian summary). After the 2024 season, the town’s developer reported that “no damage was reported in 2024” at Maple Ridge (Ave Maria Development, June 2025); that is the developer’s statement, not an engineering finding.

The wind code your home was built to

Silverwood lies between the 150 mph and 160 mph ultimate design wind speed contours on the Florida Building Code’s current map, and any site at 140 mph or more is in the wind-borne debris region, where openings must be impact rated or protected (NIST wind speed contours, FBC 8th Edition figure 1609.3(1); Florida Roofing and Sheet Metal Contractors Association, wind-borne debris region). The code edition that applies depends on the permit date: the 7th Edition took effect on 31 December 2020 and the 8th Edition on 31 December 2023, so most Phase 2 and Phase 3 and 4 homes were permitted under the 7th Edition and the newest Silverwood Vista homes under the 8th (City of Marco Island Building Services, 7th Edition effective date; Florida Building Commission, 2023 effective dates).

Roof age and the 15-year rule

Florida law lets an insurer require a roof inspection before writing or renewing a policy on a home whose roof is 15 years old or older, and it must offer coverage if the inspection shows at least five years of useful life left (My Safe Florida Home, 15-year roof rule). Every Silverwood roof dates from 2019 or later, so none reaches 15 years before 2034. A concrete tile roof that young is a selling point we put in the listing, along with a current wind mitigation inspection.

Citizens and the flood requirement

Citizens Property Insurance requires flood coverage on its policies for homes in a FEMA Special Flood Hazard Area, and outside that area it phases the requirement in by replacement cost, reaching all remaining policies on 1 January 2027 (Citizens Property Insurance, flood coverage rules). A buyer who expects to insure with Citizens should price flood coverage in from the start, even on the 18 lots outside the high-risk area.

Evacuation Zone F

Collier County’s evacuation layer returns Zone F for Silverwood addresses, the county’s outermost lettered zone, which is ordered to evacuate only in the most severe storm-surge scenarios (Collier County hurricane evacuation zones; Collier County, Emergency Assistance). Evacuation zones are not FEMA flood zones, and a buyer should check both.

What Should a Silverwood Seller Know About the District Debt and the Bond Payoff?

Every Silverwood at Maple Ridge lot carries an Ave Maria Stewardship Community District assessment on its Collier County tax bill, set by phase: $2,460.43 to $2,531.25 a year on the 2025 bill and $2,602.65 to $2,673.47 on the bill adopted for 2026 to 2027. The district says the remaining bond balance, $18,071 to $23,388 per lot, does not have to be paid off at closing.

The Ave Maria Stewardship Community District is an independent special district created by Chapter 2004-461, Laws of Florida, under the Chapter 189 special district law, and it collects its assessments on the county tax bill (Ave Maria Stewardship Community District; s. 189.012, Florida Statutes). Four builders sell new homes in Ave Maria, and each neighborhood’s debt was set when its bonds were sold, which is why Silverwood’s phases carry different lines.

The bill adopted for 2026 to 2027

The district’s final budget for fiscal year 2026 to 2027, approved on 4 August 2026, raises every Silverwood lot by $142.22, all of it operations, maintenance and reserve; the debt lines do not change (AMSCD final budget FY 2026 to 2027). The new totals are $2,608.39 for sub-phase 1a, $2,602.65 for 1b and 2a, $2,605.20 for 2b and $2,673.47 for Phases 3 and 4, about $217 to $223 a month. They appear on the November 2026 tax bill, which is the bill your buyer’s lender will escrow.

Which bonds sit behind your lot

On sub-phases 1a to 2b, the debt line combines a $951.00 share of the district’s Series 2022 refunding bonds, scheduled to mature in May 2042, with a Maple Ridge neighborhood series maturing in 2047, 2049 or 2052. On Phases 3 and 4 it combines $1,019.27 of the Series 2023 master bonds, maturing in May 2053, with $670.00 of the Series 2022 Maple Ridge bonds, maturing in May 2052 (AMSCD final budget FY 2026 to 2027). The debt is scheduled to run into the 2040s and early 2050s depending on phase, and prepayments can change the schedule.

Do you have to pay off the bonds when you sell?

No. The district’s own roll states that the “bond balance does not have to be paid off at closing,” and gives the district manager as the contact for an owner who wants to pay it off (AMSCD bond balance and assessment info). The assessment stays with the lot, the buyer takes over the annual line, and the current year’s charges are prorated at closing with the county taxes.

Should you pay it off before you list?

Paying off $18,071 to $23,388 removes $1,618.45 to $1,689.27 a year from the buyer’s tax bill. Whether buyers will pay you more for that is a market question, not a rule, and we test it against the current buyer pool before you write a check. For most sellers the better use of the money is a clear explanation of the bill in the listing, so a buyer compares total monthly cost rather than reacting to a line item.

How a buyer reads your tax bill

Collier County mails one bill each November carrying the county’s ad valorem taxes and the district’s operations, reserve and debt lines together (Collier County Tax Collector). Your buyer’s taxes will be reset to market value after the sale, because Florida’s Save Our Homes cap belongs to the owner, not the house (Florida Department of Revenue, portability). We show a buyer an estimate of the year-one bill at your price so the number does not surprise the lender or the buyer at closing.

District rules that travel with the house

The district, not the homeowners association, publishes the golf cart handbook, the irrigation rules and the parking, towing and lake rules that apply in Silverwood (AMSCD documents; AMSCD Golf Cart Handbook). Buyers who plan to drive a golf cart to the Town Center, Publix or the new elementary school ask about these, and we include the links in your listing file.

What Should a Silverwood Seller Know About the Associations, Estoppels and Approval?

A Silverwood at Maple Ridge sale runs through two associations: the Maple Ridge at Ave Maria Homeowners Association, which must approve the buyer, and the Ave Maria Master Association at $203 a quarter. Each issues its own estoppel certificate, the Maple Ridge certificate costs $299, and the purchase approval takes 14 to 21 business days, so we order all three in the first week of the contract.

Two associations, and no separate Silverwood association

There is no Silverwood association. Silverwood homes sit in Maple Ridge at Ave Maria Homeowners Association, Inc., a Florida not-for-profit corporation, Sunbiz document N13000002185, with its onsite office at 4995 Brigata Way (Florida Division of Corporations, Sunbiz). The Master Association’s own page states that “Miami Management manages Maple Ridge, Coquina, Silverwood, and the Maple Ridge Reserve” (Ave Maria Master Association, Associations), and it tells agents that “Every home in Ave Maria belongs to 2 Associations” (Ave Maria Master Association, Realtor Information).

The neighborhood assessment: where the figure comes from

The Maple Ridge association does not post its 2026 assessment on its public site, where audits stop at 2019, and CC Homes’ pages and the district’s offering documents do not state it (Maple Ridge HOA, Financials). Two documents give a buyer the figure in writing: the s. 720.401 disclosure summary, which states "THE CURRENT AMOUNT IS $___ PER ___," and the estoppel certificate, which must state “the regular periodic assessment levied against the parcel” (s. 720.401, Florida Statutes; s. 720.30851, Florida Statutes). We take the number from your own statement and put it in the listing.

The Master Association: $203 a quarter

The Ave Maria Master Association posts its 2026 fee as “$203.00 per quarter / $812 per year,” up from $198 a quarter in 2025, due 1 January, 1 April, 1 July and 1 October and paid through ClickPay (Ave Maria Master Association, Payment Options). It maintains the town’s North Park, South Park, Water Park and fitness center and is managed by FirstService Residential (Ave Maria Master Association).

The estoppel certificates

Miami Management’s form charges $299 for the Maple Ridge estoppel, delivered in 7 business days, plus $119 to expedite delivery to 2 business days, with one free update within 30 days (Maple Ridge HOA, Estoppel Request form). Those amounts track the statutory cap in s. 720.30851(6), which sets $250 plus $100 for expedited delivery and adjusts the figures every five years for inflation, and the statute requires delivery within 10 business days of the request (s. 720.30851). The Master Association estoppel is ordered separately through FirstService Residential, with its fee shown at checkout (Ave Maria Master Association, Resale and Lending Requests).

The association must approve your buyer

The recorded Maple Ridge Declaration, Article 9, bars a sale, lease or gift without the association’s written approval; the association must approve or disapprove within 20 days after it receives the notice and information, and if it disapproves a sale it must furnish another purchaser or buy at the contract price, or the sale is deemed approved (Maple Ridge Declaration, OR Book 4958, Page 857). The association’s purchase application charges $150 per applicant over 18 plus a $150 processing fee and asks for “a minimum of 14-21 business days” (Maple Ridge HOA, Application for Purchase). We write that window into the contract dates.

Clear any violation or balance before you list

The association’s Rules say it “will withhold the screening process on a Purchase and/or Lease” for a home “having any outstanding violation and/or outstanding account balance” (Maple Ridge HOA, Rules and Regulations). An unapproved fence, a changed paint color or an unpaid charge can therefore stop your buyer’s approval. We ask for your account statement and walk the exterior with you against the Rules before the listing goes live.

No signs in the yard

The Rules state “no sign of any kind (including, without limitation, any ‘For Sale’ or ‘For Rent’ signs)” (Maple Ridge HOA, Rules and Regulations). In Silverwood the yard sign is not a marketing tool, so your listing has to find its buyers online, through agents and by direct outreach, which is how we market it.

Leasing rules a buyer who plans to rent will ask about

The Rules allow whole-home leases only, no lease shorter than 30 days and no more than two leases in any twelve months, with association approval of each tenant at $150 per adult plus $150 processing (Maple Ridge HOA, Rules and Regulations; Maple Ridge HOA, Application for Tenant Occupancy). Nightly and weekly rentals are ruled out, so an investor buyer here is a long-term landlord, and we price with that buyer in mind when your home is tenant-ready.

Pets, pools and architectural changes

The association’s registration forms allow usual household pets but exclude pit bulls and wolf hybrids, and the tenant form caps a tenant’s pet at 70 pounds (Maple Ridge HOA, Application for Tenant Occupancy). CC Homes offers a pool only with Cove, Garden or Estate homes, not Silverwood homes (CC Homes, Maple Ridge features); the Rules bar above-ground pools, and any in-ground pool, screen enclosure or other exterior change needs written architectural approval, which the association’s form says “may take 45 Days” (Maple Ridge HOA, Application for Architectural Modification). If you added a pool or enclosure, we put the approval letter and permit in the listing file.

Who controls the association board

Under s. 720.307, owners other than the developer elect a majority of the board three months after 90 percent of the parcels in all phases the association will ultimately operate have been conveyed (s. 720.307, Florida Statutes). The district’s 2025 methodology counts 2,479 Maple Ridge neighborhood homesites at build-out outside Maple Ridge Phases 1 and 2, with Maple Ridge Phase 8 and Cadiz still selling (AMSCD board meeting book, 3 June 2025). We found no turnover notice in any public document, so our reading is that the board remains developer-controlled; a buyer who asks gets that answer with its sources.

The club your buyer gets with the house

CC Homes describes the Club at Maple Ridge as “exclusively accessible for Maple Ridge and Silverwood residents”; it is a 10,000-square-foot clubhouse with a resort-style pool, fitness center, saunas, pickleball, a playground, a dog park and a Lifestyle Director, and the Ave Maria Sun reported it opened in April 2019 (CC Homes, Maple Ridge; Ave Maria Sun, April 2020). CC Homes’ Silverwood site plan shows lakes, open space and preserve inside Silverwood but no separate pool or park, so the club is the amenity we sell (CC Homes, Silverwood site plan).

Official records a buyer may ask you for

Under s. 720.303, members may inspect and copy the association’s official records, including the budget, financial reports, contracts, minutes and insurance policies (s. 720.303, Florida Statutes). The current budget and minutes are behind the owner portal, so we ask you to download the adopted budget to share with a serious buyer, and we never describe documents we have not been given.

What Disclosures Does a Silverwood Seller Owe?

A Silverwood at Maple Ridge seller owes the buyer the s. 720.401 homeowners association disclosure summary before the contract is signed, Florida’s written flood disclosure at or before contract, and disclosure of known defects that materially affect value and are not readily observable. The contract must also carry the statute’s cancellation clause in conspicuous type.

The s. 720.401 disclosure summary: before the buyer signs

Section 720.401 requires a prospective buyer of a parcel in a mandatory homeowners association to receive the disclosure summary “before executing the contract for sale,” and on a resale it is supplied by the parcel owner, not the developer (s. 720.401, Florida Statutes). The summary tells the buyer that membership is mandatory, that assessments are owed and their current amount, and that the restrictive covenants govern use of the home. We prepare it with the listing so it goes to every buyer before an offer is signed. This is information, not legal advice; your closing agent or attorney confirms the form.

The cancellation clause and the 3-day right

Under s. 720.401(1)(b), the contract must contain a clause in conspicuous type saying the contract is voidable by the buyer if the disclosure summary was not provided before the buyer signed. If it was not, the buyer may cancel “within 3 days after receipt of the disclosure summary or prior to closing, whichever occurs first,” the right cannot be waived, and it ends at closing (s. 720.401). Because Silverwood homes are single-family parcels and not condominium units, the condominium carve-out in s. 720.401(2) does not change this for a Silverwood resale.

Known defects and the flood disclosure

Florida case law, beginning with Johnson v. Davis in 1985, requires a seller of a home to disclose known facts that materially affect its value and are not readily observable to the buyer. Separately, s. 689.302 requires the written flood disclosure at or before contract (s. 689.302, Florida Statutes). We go through both with you before listing, together with your permit history for any pool, enclosure, window or generator work.

Items Silverwood buyers ask about most

The flood zone of the house and the elevation certificate, the current neighborhood assessment and the Master dues, the district bill and bond balance for the phase, the age of the roof and whether the windows are impact rated, the plan name, what the club includes, the lease and pet rules for a buyer who plans to rent or has a large dog, whether CC Homes still controls the association, and which schools serve the address for 2026 to 2027.

How Do We Market a Silverwood Home?

We market a Silverwood at Maple Ridge home to the buyers who are choosing between it and a new CC Homes house: first-time owners, families buying for the new elementary school, downsizers who want one level, and relocating buyers. We lead with what your finished home offers that a new one does not, and we put the district, association and flood facts in the listing itself.

What goes into every Silverwood listing

Explaining the zero-lot-line homesite

Silverwood’s homesites are platted as 40-foot zero-lot-line lots, the standard design for narrow detached lots, in which each house sits on or close to one side property line instead of being centered (AMSCD board meeting book, 3 June 2025). Buyers new to Florida sometimes read “zero lot line” as attached housing; it is not. Every Silverwood home is detached, and we say so in the first line of the listing.

Reaching first-time and family buyers

Silverwood addresses are zoned for Ave Maria Elementary, Corkscrew Middle and Palmetto Ridge High for 2026 to 2027, per Collier County Public Schools’ zone lookup, and the district’s 2026 grades rated Corkscrew Middle an A and Palmetto Ridge High a B; Ave Maria Elementary opened in August 2026 and has no grade yet (Collier County Public Schools, attendance zones; Collier County Public Schools, 2026 school grades). Zones can change, so we tell buyers to confirm with the district’s Department of Student Assignment.

Reaching downsizers and relocating buyers

For a one-story Grove, Fernwood or Huntington we lead with single-level living and the club; for an Encinitas, the ground-floor primary suite. Relocating buyers often tour by video before they fly in, so we run live video tours, send the cost sheet and flood determination in advance and handle the association application remotely.

How Do We Negotiate a Silverwood Sale?

We negotiate every Silverwood at Maple Ridge offer on the full terms, not only the price: the closing-cost credit a buyer asks for to match a builder incentive, the inspection requests, the appraisal against CC Homes’ closings, the association approval window, the estoppel costs and the closing date. When a seller is close to break-even, protecting the net matters as much as the headline.

What we watch in every offer

  • Credits that mirror builder incentives. A buyer comparing your home with a new one will often ask for a closing-cost credit or a rate buydown; we weigh a credit against a price change for your net.
  • Inspection requests. We separate safety and function items from wish lists, and we answer roof, window and wind mitigation questions with documents.
  • Flood insurance. We get the buyer’s flood quote early, because a high quote can end a financed contract late.
  • The approval window. 14 to 21 business days for the association’s purchase approval, which we build into the contract dates.
  • Estoppels and dates. Who pays which estoppel, and a closing date that fits your next move.

Defending the appraisal against builder closings

An appraiser will see CC Homes’ recorded Phase 3 and 4 closings and may be tempted to use them. We give the appraiser the recorded resales of your plan size, the 15 resale pairs, the plan table and the specifics of your home, so the value rests on resales rather than on a builder closing that included options, a lot premium and an incentive the county record does not show.

Multiple offers and slow weeks

When two buyers want the same home we run a clean highest-and-best process; when a home has been listed for a while we review the price against the newest recorded Silverwood sales, CC Homes’ newest quick move-in prices and the active competition before we recommend any change.

What Does It Cost to Sell a Silverwood Home?

Selling a Silverwood at Maple Ridge home typically costs about 3.9 to 4.1 percent of the price before any buyer-agent compensation, and about 6.4 to 6.6 percent if the seller also offers the buyer’s side, once commissions, the deed stamp tax, closing fees, the estoppel and six months of district proration are counted. In Collier County the buyer customarily pays the owner’s title policy, so it is not in these figures.

Three Silverwood net sheets

These examples use the low end, the median and the high end of the twelve-month Silverwood resale range. Commission lines are examples of negotiated terms, not set rates. The district line assumes six months of the Phases 3 and 4 FY 2026 to 2027 assessment of $2,673.47; Phase 1 and 2 lines are about $34 to $36 lower. Your title company prorates from your actual bill, and the county’s ad valorem share is added from it.

A mortgage payoff, the Master Association estoppel, the county’s share of the tax proration, any repair credit and any seller concession are separate, and your closing statement lists each one.

Documentary stamp tax

Florida’s documentary stamp tax on a deed is $0.70 for every $100 of the price in every county except Miami-Dade, under s. 201.02 of the Florida Statutes: $2,494.80 on a $356,400 Silverwood sale (s. 201.02, Florida Statutes). The standard Florida Realtors and Florida Bar contract assigns it to the seller by default.

Title insurance in Collier County

Florida sets title insurance premiums by rule, so every title company charges the same premium for the same coverage (Florida Administrative Code Rule 69O-186.003). In Collier County the buyer customarily pays the owner’s title policy and chooses the closing agent, the reverse of Lee and Charlotte Counties. Your contract controls, and we set it deliberately.

The tax and district proration

Collier County property taxes and the Stewardship District’s lines are billed together each November for the calendar year, so at a closing before the bill is paid the seller credits the buyer for the days the seller owned the home (Collier County Tax Collector). On the adopted FY 2026 to 2027 budget the district lines are $2,602.65 to $2,673.47 a year depending on phase (AMSCD final budget FY 2026 to 2027); the bond balance itself stays with the lot.

Commissions after the NAR settlement

Since 17 August 2024, the rules that came out of the National Association of Realtors settlement bar offers of buyer-broker compensation on the MLS and require buyers to sign a written agreement with their own agent before touring (National Association of Realtors, settlement FAQs). Commissions were always negotiable and remain so. CC Homes’ sales gallery competes for the same buyers every week, so a resale seller who offers nothing to the buyer’s side can lose showings; we walk through that choice with you in writing. Selling when the payoff is close to the price

Florida does not restrict a sale below the purchase price; what matters is whether the proceeds cover your mortgage payoff and closing costs. A 2023 or 2024 buyer who financed with a small down payment and now faces a resale near $340,000 to $375,000 should talk to the lender early, and we will run the net at two or three prices before you list.

Do I Pay Capital Gains Tax When I Sell My Silverwood Home?

Florida has no state income tax, so a Silverwood at Maple Ridge sale is taxed only federally. A main home owned and lived in for two of the last five years usually qualifies to exclude up to $250,000 of gain, or $500,000 on a joint return, which covers every recorded Silverwood gain in the last year. A loss on a personal home is not deductible, so talk to a tax professional first.

The primary-residence exclusion

The Internal Revenue Service’s Topic 701 explains the section 121 exclusion: a seller who owned and used the home as a main home for at least two of the five years before the sale can generally exclude up to $250,000 of gain, or $500,000 on a joint return (IRS, Topic 701). The largest Silverwood gain in the last twelve months was $122,200, at 5544 Morino Way. A Silverwood home used as a rental or second home does not qualify for the exclusion, and we are not tax advisers.

A sale below what you paid

With all eight 2023 and 2024 purchases in the last year reselling below the earlier price, many recent buyers will record a loss. The IRS treats a loss on the sale of a home used personally as not deductible; a home held as a rental is treated differently (IRS, Topic 701). Bring your closing statements from the purchase and the sale to your tax professional.

Foreign sellers: FIRPTA withholding

Under the Foreign Investment in Real Property Tax Act, a buyer generally must withhold 15 percent of the amount realized when buying from a foreign person, with an exemption only for a sale of $300,000 or less to a buyer who will live in the home (IRS, FIRPTA withholding). Every Silverwood resale in the last twelve months closed above that line, the lowest at $335,000, so the exemption will rarely apply here. A foreign seller should tell the title company at listing and ask a tax adviser about a withholding certificate.

Taking your homestead savings with you

Florida’s portability rule lets a homesteaded seller carry up to $500,000 of the Save Our Homes assessment difference to a new Florida homestead established within the following three years (Florida Department of Revenue, portability). On the 2026 roll, 80 percent of improved Phase 1 homes carried a homestead exemption (Collier County Property Appraiser, 2026 tax roll data files), so many Silverwood sellers have a benefit to move. File for the new homestead and portability together with the property appraiser in your new county.

Should I List, Sell for Cash, Rent or Sell by Owner in Silverwood?

Most Silverwood at Maple Ridge sellers net the most by listing with an agent who can price against CC Homes’ recorded closings and live inventory and run the association approval on time, because the open market is where the full buyer pool sees the home. A cash offer trades price for speed, renting is limited to long-term leases, and selling by owner saves a commission but leaves you to run the disclosures and estoppels yourself.

A listed Silverwood home reaches every buyer looking at Ave Maria, including those working with agents who also show the larger Maple Ridge collections, Coquina and the other villages. Listing also gives you a negotiator on the full terms, including the builder-incentive credit, the association approval, the estoppels and the appraisal.

Selling for cash to an investor

Cash offers usually come in below the recorded resale median, because the buyer is pricing in repairs, holding costs, the district bill and profit. With Silverwood resales already about $38,500 below the builder’s twelve-month median, an investor’s discount can leave little for you. For a home that needs major work, or a seller who must close in days, that trade can still make sense; we will show you both nets side by side.

Renting instead of selling

The association’s Rules allow whole-home leases of at least 30 days and no more than two leases in twelve months, each tenant approved by the association (Maple Ridge HOA, Rules and Regulations). Renting can carry a 2023 or 2024 purchase until the market moves, but you keep paying the district bill, the dues, insurance and repairs, and a home held as a rental changes your tax picture. We will price both choices for you.

Selling by owner

Florida lets you sell your own home, but in Silverwood you still owe the buyer the s. 720.401 disclosure summary and the contract clause, the flood disclosure and the association approval, you order estoppels from two associations, and you price against CC Homes without help. The Rules bar a yard sign, and many buyers are represented by agents who may skip a by-owner listing that offers no buyer-agent compensation.

How many Silverwood homes sell each year?

The county recorded 48 qualified Silverwood sales from August 2025 to July 2026: 15 resales and 33 builder-direct CC Homes closings. Over 24 months there were 150 sales, 30 of them resales, and over the neighborhood’s history 618, of which 78 were resales (Collier County Property Appraiser, 2026 tax roll data files).

Why are some Silverwood resales below what the owner paid?

Because those owners bought near the top of the builder’s price curve. All eight Silverwood owners who bought from February 2023 to September 2024 and resold in the last year sold below their purchase price, at a median of about minus 10 percent, while CC Homes held base prices nearly flat and added incentives (Collier County Property Appraiser, 2026 tax roll data files; CC Homes, Maple Ridge).

Will Silverwood prices go back up?

No one can promise that. What the record shows is that the resale median fell from $405,000 in 2023 to $359,000 in 2026 so far, while CC Homes’ builder lots shrank to 46 by August 2026. When the builder sells out, the resale market will set Silverwood prices on its own, and we will show you each new recorded sale as it happens.

Can I sell my Silverwood home for less than I paid?

Yes. Florida does not restrict a sale below the purchase price; what matters is whether the proceeds cover your mortgage payoff and closing costs. If they may not, talk to your lender before you list, and we will run your net at several prices.

How long does it take to sell a Silverwood home?

The county record carries no list dates, so it cannot measure time on market; we read that from the current listings when we price your home. Once under contract, a financed sale typically closes in 30 to 45 days, and the association’s purchase approval asks for 14 to 21 business days (Maple Ridge HOA, Application for Purchase).

Sometimes. The year’s highest resale, 5771 Agostino Way at $435,000, sold above every base price CC Homes lists, and the live Doheny quick move-in is advertised at $462,815 (CC Homes quick move-in homes). Most resales, though, recorded between $335,000 and $400,000.

How many builder lots are left in Silverwood?

On the county ownership file dated 29 August 2026, CC Homes’ land entity held 46 vacant numbered lots, all in Phases 3 and 4 (Collier County Property Appraiser, 2026 tax roll data files). Phases 1 and 2 are sold out and built out.

What is Cadiz at Ave Maria, and does it compete with my home?

Cadiz is CC Homes’ newer 63-homesite enclave “similar to Silverwood,” priced from $334,990 and to be maintained by the Maple Ridge association (AMSCD board meeting book, 14 October 2025). It is the next same-price new-home alternative once Silverwood’s builder lots are gone.

Does my phase change my price?

Less than most owners expect. Phase 1 and Phases 3 and 4 resales recorded nearly the same twelve-month medians, $355,000 and $354,700. Phase matters more for the district bill, the bond balance and the spec era, which we explain to buyers in writing.

Does my plan change my price?

Yes. Plans run from the 1,133-square-foot Grove at a $334,990 base to the 2,260-square-foot Encinitas at $410,990, and a buyer compares your home with the same new plan first (CC Homes, Maple Ridge). The Huntington is sold out, which helps a resale Huntington.

Is my Silverwood home in a flood zone?

Probably. FEMA’s map puts 617 of Silverwood’s 635 parcels at least partly in Zone AH or AE, the high-risk area, on panel 12021C0255H effective 16 May 2012; only 18 west-end Phase 3 and 4 lots sit fully outside it (FEMA National Flood Hazard Layer). Order a determination for your address.

Will my buyer need flood insurance?

A buyer with a federally backed mortgage on a home in the high-risk area must carry flood insurance (Collier County 2026 Flood Protection Newsletter). Collier County’s Class 5 rating gives eligible federal policies a 25 percent discount, and an elevation certificate can help the quote.

What is the district assessment on my Silverwood home?

On the 2025 tax bill the Ave Maria Stewardship Community District charged $2,460.43 to $2,531.25 per Silverwood lot depending on phase, and the adopted bill for 2026 to 2027 is $2,602.65 to $2,673.47 (AMSCD final budget FY 2026 to 2027).

Do I have to pay off the district bonds when I sell?

No. The district’s roll says the “bond balance does not have to be paid off at closing” (AMSCD bond balance and assessment info). The buyer takes over the annual line, and the current year is prorated at closing.

What is my bond payoff amount?

Through 31 October 2026 the district lists $18,274.71 for sub-phase 1a, $18,071.19 for 1b and 2a, $19,967.43 for 2b and $23,387.85 for Phases 3 and 4 (AMSCD bond balance and assessment info). The district manager confirms a current figure on request.

What are the HOA fees in Silverwood?

The Master Association charges $203 a quarter in 2026 (Ave Maria Master Association, Payment Options). The Maple Ridge neighborhood assessment is not posted publicly; your statement, the estoppel certificate and the s. 720.401 disclosure summary state it, and we put it in your listing.

Is there a separate Silverwood association?

No. Silverwood homes belong to Maple Ridge at Ave Maria Homeowners Association, Inc. and the Ave Maria Master Association (Ave Maria Master Association, Associations).

What is an estoppel certificate, and what does it cost?

It is the association’s written statement of what is owed on your home as of closing, relied on by the title agent and the buyer. Miami Management charges $299 for the Maple Ridge certificate, plus $119 to expedite (Maple Ridge HOA, Estoppel Request form).

How many estoppels does a Silverwood sale need?

Two: one from the Maple Ridge association and one from the Ave Maria Master Association, which says that “for every sale of a home, Estoppels are required from each association” (Ave Maria Master Association, Realtor Information).

Who pays the estoppel fee when I sell?

The contract decides who pays each estoppel, so we confirm the allocation in your contract before we order the Maple Ridge certificate at $299 and the Master Association certificate through FirstService Residential (Maple Ridge HOA, Estoppel Request form).

Does the HOA have to approve my buyer?

Yes. The recorded Declaration requires written approval of any sale, and the purchase application charges $150 per adult plus $150 processing, with 14 to 21 business days to process (Maple Ridge Declaration; Maple Ridge HOA, Application for Purchase). A cash buyer needs approval too.

Can I put a For Sale sign in my yard?

No. The Maple Ridge Rules prohibit signs of any kind, naming “For Sale” and “For Rent” signs (Maple Ridge HOA, Rules and Regulations). We market online, through agents and by direct outreach instead.

What disclosures do I owe a Silverwood buyer?

The s. 720.401 disclosure summary before the buyer signs, the s. 689.302 flood disclosure at or before contract, and known defects that materially affect value and are not readily observable (s. 720.401; s. 689.302).

Who pays the owner’s title policy on a Silverwood sale?

In Collier County the buyer customarily pays the owner’s title policy and chooses the closing agent. The contract controls, and we set it deliberately.

About 3.9 to 4.1 percent of the price before any buyer-agent compensation and about 6.4 to 6.6 percent with it, on our example net sheets at $335,000, $356,400 and $435,000. Your mortgage payoff and the county’s share of the tax proration are separate.

Do I have to pay the buyer’s agent?

No. Since August 2024 buyer-broker compensation is negotiated, not offered on the MLS (National Association of Realtors, settlement FAQs). Because CC Homes’ sales gallery competes for the same buyers, we walk through the choice with you in writing.

Can I sell my Silverwood home with a tenant in place?

Yes, but the lease travels with the home unless the contract requires delivery vacant, and the buyer must be approved by the association. Leases must be at least 30 days and approved (Maple Ridge HOA, Rules and Regulations). We time showings and the lease end with you.

Should I rent my Silverwood home instead of selling?

Renting can carry a recent purchase until prices move, but the Rules allow only whole-home leases of 30 days or more, no more than two a year, and you keep the district bill, dues and upkeep. We will price both choices.

Are Silverwood homes attached?

No. Every Silverwood home is a detached single-family house on a platted 40-foot zero-lot-line homesite, and the county roll codes the homes as single-family residential (CC Homes, Silverwood Vista debut; Collier County Property Appraiser, 2026 tax roll data files).

Is Silverwood a 55+ community?

No. The recorded Maple Ridge Declaration carries no age restriction, and Silverwood draws first-time buyers, families and downsizers alike (Maple Ridge Declaration).

Is Silverwood gated?

No gatehouse appears on CC Homes’ Silverwood site plan, and Silverwood is not described as gated in the builder’s or the town’s materials (CC Homes, Silverwood site plan).

Which schools serve my Silverwood address?

For 2026 to 2027, Collier County Public Schools’ zone lookup assigns Silverwood addresses to Ave Maria Elementary, Corkscrew Middle and Palmetto Ridge High (Collier County Public Schools, attendance zones). Buyers should confirm the zone for the address with the district.

How do I sell my Silverwood home if I live out of state?
