Maple Ridge is a neighborhood inside Ave Maria, the master-planned town in eastern Collier County built around Ave Maria University and a town center. In the twelve months to mid-August 2026 the county recorded 135 qualified Maple Ridge sales at a $464,400 median: 45 resales at $410,000 and 90 new homes sold by the builder at $499,250. The resale median is $550,000 in the core Maple Ridge streets, $357,700 in Silverwood and $337,500 in Coquina, so the section you shop decides your budget.

How Do I Buy a Home in Maple Ridge, Ave Maria, FL in 2026?

To buy a home in Maple Ridge in 2026, get pre-approved or confirm your cash, sign a written buyer agreement with your agent before touring, decide between a new CC Homes house and a resale, choose a section by budget and plan, get an insurance quote with the flood zone in hand, and use the inspection period to check the district assessment and the association documents and approval.

The order matters because two of every three homes that sell here are new. A buyer who walks into the builder's sales gallery alone usually signs the builder's own contract before anyone on their side has compared that home with a resale down the street. We compare both for you first.

The six things that decide a Maple Ridge purchase

  • New or resale. The builder sold 90 homes directly to buyers in the last twelve months at a $499,250 median, against 45 resales at $410,000, per the county deed record.
  • The section. Core Maple Ridge, Silverwood, Coquina and the Reserve sit at very different price levels, and the builder's sales in the window were in the core streets and Silverwood.

In the window every resale under $350,000 was in Coquina or Silverwood. From $350,000 to $450,000 there is a choice of resales and new Silverwood homes. From $450,000 to $550,000 the builder dominates, 17 new sales against 3 resales, and above $550,000 the core section's resales compete with Captiva Garden and Capistrano Estate homes.

Prices rose sharply from 2020 to 2024 and have been flat to lower since, with the core section holding its level. Builders sold 235 homes in 2023, 280 in 2024, 155 in 2025 and 51 in 2026 through mid-August, so builder volume has fallen from its 2024 level. The prior twelve months, September 2024 to August 2025, had 62 resales at a $480,000 median and 205 builder sales at $481,200.

Most resales close in spring: 33 of the 45 closed from February to June 2026. A buyer who is ready in winter has time to compare before the spring rush.

Should I Buy a New Home or a Resale in Maple Ridge?

Buy new if you want a warranty, builder incentives and choices of plan and finish; buy a resale if you want a finished yard and lanai, a faster close and usually a lower price per home. The county record shows the price difference by section.

Lots are 135 feet deep. Quick move-in homes in September 2026 included the Doheny at $462,815, the Fairmont at $521,617 and the Harbour at $699,000 after a price drop, against a Harbour base of $637,990. CC Homes also ran a Tesla promotion on select homes from 15 August to 30 September 2026. Silverwood homes have 6-foot-8-inch doors and 30-inch upper cabinets and there is no pool option in that section, per the builder's features page.

How builder prices have risen

The Silverwood Vista Grove began at $186,990 in 2016 and now starts at $334,990, about 79 percent higher, and the Encinitas went from $263,990 to $410,990, about 56 percent higher. A resale first sold by the builder years ago often recorded a gain, and a resale first sold in 2022 to 2025 often did not: of 16 such resales, 12 sold below the first price. That is useful to a buyer, because it shows where sellers have had to come to the market.

  • Is there a community or capital contribution at closing, and who receives it?
  • Does an incentive require the builder's lender or title company, and what does that cost?

Where Should I Buy in Maple Ridge?

Maple Ridge has four sections, each with its own price level, plans and district debt schedule. The table sets the recorded prices beside the planned homes in each. Which section fits depends on your budget, the size of home you want and whether you prefer to buy new from the builder or buy a resale, so we start by sorting your needs into one of the four.

Core Maple Ridge

The largest section, with 1,406 residential parcels on the 2026 roll, a $454,710 median just value and resale prices from $350,000 to $1,200,000. Phase 3 resales recorded a $525,000 median on 9 sales and Phase 7B $630,000 on 6. CC Homes' Cove, Captiva Garden and Capistrano Estate lines are marketed as Maple Ridge homes. If you want larger plans and the widest range of prices, this is the section.

Silverwood

The entry point, with 538 parcels, a $331,772 median just value and resales from $335,000 to $435,000 with most between $342,500 and $372,500. Silverwood Vista plans run from 1,133 to 2,260 square feet at $334,990 to $410,990. There is no pool option, and Silverwood owners share the Maple Ridge club.

Coquina

The lowest recorded prices, with 279 parcels, a $321,937 median just value and six resales in the window from $320,000 to $355,000. The homes were first sold in 2017 and 2018, and CC Homes is not selling new homes here.

Maple Ridge Reserve

A small section of 50 parcels marketed as a private enclave, with a $712,260 median just value. There were no resales in the window and two in the prior year, at $675,000 and $775,000, so there are too few sales to give a range. Whether it is gated is not something we can confirm from the records; ask the association. We do not publish Reserve addresses.

What Is the Ave Maria Stewardship Community District and What Will It Cost Me?

The Ave Maria Stewardship Community District is the special district, created under Chapter 189 of the Florida Statutes, that financed Ave Maria's roads, water, drainage and other infrastructure with bonds and bills owners through a non-ad valorem assessment on the Collier County property tax bill. It is separate from your association dues.

On top of the debt, every home pays the district's operating and maintenance charge, $841.98 in 2025-2026 with $984.20 proposed for 2026-2027. A Maple Ridge home therefore carries roughly $2,068 to $2,466 a year to the district on those schedules. The debt amortizes over time, so ask the seller or the builder for the parcel's current schedule and the last tax bill.

What Are the Maple Ridge and Master Association Fees and Rules?

Maple Ridge buyers pay the Maple Ridge at Ave Maria Homeowners Association, Inc., managed by Miami Management, and the Ave Maria Master Association. The Maple Ridge declaration was recorded on 22 August 2013. The table below lists each fee and rule we found in the recorded documents and the association's public pages, and the estoppel certificate confirms the exact current figures for the home you choose.

Florida law requires the seller to give you the association's disclosure summary before you sign, under section 720.401, and gives you three days to cancel if it does not arrive first. Read the recorded declaration and the rules and regulations on the association's public documents page before you offer. The Maple Ridge club, about 10,000 square feet and opened in April 2019, is exclusive to Maple Ridge and Silverwood residents, per CC Homes.

What Should Maple Ridge Buyers Know About Flood Zones, Storms and Insurance?

Know your address's flood zone before you write an offer, because it decides whether your lender requires flood insurance and what it costs. We queried FEMA's National Flood Hazard Layer for eight Maple Ridge addresses on 24 September 2026: all eight are in Zone AH: the clubhouse, the sales gallery, four core-section homes, one Reserve home and one Silverwood home, which is in Zone AH at the lot centre with part of the lot in shaded Zone X. In Silverwood, 617 of 635 parcels touch the hazard area. The panels are 12021C0260H and 12021C0255H, effective 16 May 2012. Eight addresses are a sample, not a map.

  • Look up the address on the FEMA Flood Map Service Center, then ask for the elevation certificate.
  • Risk Rating 2.0 prices a flood policy from the home's own elevation, so an elevation certificate can lower the quote.
  • Average premium. The Florida Office of Insurance Regulation reports an average Collier County homeowners premium of $5,534, and Collier's Community Rating System Class 5 gives flood policyholders a 25 percent discount.
  • Get a wind-mitigation report. A current one, with impact glass or a newer roof, improves the quote.
  • Get quotes before the inspection period ends, so a surprise does not arrive after you are committed.

What Will My Property Taxes Be After I Buy in Maple Ridge?

Your property tax resets to the home's market value on the 1 January after you buy, and Ave Maria's combined millage is about 12.12 mills before the Stewardship District assessment. Budget from your purchase price, never from the seller's last bill.

Add the district's $2,068 to $2,466 to either column. Save Our Homes limits the annual rise in a homestead's assessed value, and a second home or rental has no homestead. If you are moving from another Florida homestead, portability may carry part of your Save Our Homes benefit to the new home.

What Will It Cost Each Month to Own a Maple Ridge Home?

Here is the monthly cost at the three resale medians with 20 percent down, a 30-year fixed rate of 7.03 percent (Freddie Mac's 24 September 2026 average), homestead taxes, the district's operating charge plus debt and an average Collier County homeowners premium. Your own rate, insurance and association fee will differ, and flood insurance is extra.

Add the Maple Ridge association fee from the estoppel, which CC Homes has described as under $200 a month. A buyer putting 20 percent down at $410,000 therefore budgets about $3,194 to $3,428 a month, and a lender will qualify the payment on the full amount.

What Are the Closing Costs to Buy a Home in Maple Ridge?

A buyer in Maple Ridge usually pays about 2 to 4 percent of the price in closing costs when financing: the lender's fees, Florida's documentary stamp tax on the mortgage note, the intangible tax on the mortgage, the lender's title policy, prepaid insurance and taxes. Cash buyers pay less.

On a $410,000 purchase with a $328,000 loan, the buyer's state charges come to about $1,148 in note stamps and $656 in intangible tax, and an owner's title policy at the promulgated rate would be about $2,125, with the contract saying who pays it. Lender fees, the appraisal, the survey, the inspection, prepaid insurance and escrows come on top. The state charges scale with the loan: about $1,540 and $880 at $550,000.

Programs that help first-time and working buyers

  • Florida Hometown Heroes lends 5 percent of the first mortgage, from $10,000 to $35,000, as a 0 percent deferred second mortgage to eligible full-time workers of Florida employers.
  • Florida Assist is up to $10,000 at 0 percent, deferred until you sell or refinance, with Florida Housing Finance Corporation first mortgages.

A lower down payment lowers the cash and raises the payment and, below 20 percent, adds mortgage insurance. Ask your lender for a loan estimate on the specific home, and remember that the first year of homeowners insurance is usually paid at closing.

What Should I Check During the Inspection Period in Maple Ridge?

Use the inspection period of your contract for the items that are specific to Maple Ridge, not only the standard home inspection. We build a checklist for every offer. We prepare this checklist for every offer, so each item is either answered or tracked before your inspection period ends.

  1. The association documents. Read the declaration, the rules and regulations and the disclosure summary, and file the purchase application early, since approval takes 14 to 21 business days.
  2. The estoppel. Confirm the dues, any special assessment and any unpaid balance, and who pays the $299 fee.
  3. The district schedule. Confirm the phase and its debt assessment, and read the last tax bill for the parcel.
  4. The flood zone. Look up the address, ask for the elevation certificate or any map amendment, and get an insurance quote.
  5. Storm protection. Order a wind-mitigation inspection and check the age of the roof and the impact glass.
  6. The survey and inspections. A survey for the lot, a general inspection and, where the home has one, a lanai and screen inspection.
  7. The first sale. Check the home's recorded first price, and ask whether any builder warranty remains and transfers.

If any item turns up a problem, the contract gives you a window to negotiate or cancel, and we advise you on which one fits.

How Does Buyer Representation Work in Florida After the NAR Settlement?

Since 17 August 2024, buyers sign a written agreement with their own agent before touring, and the agreement states what the agent will be paid. Compensation has always been negotiable. Which Schools Serve Maple Ridge?

The town's public schools are Ave Maria Elementary School, which opened on 11 August 2026, Corkscrew Middle School, rated A in 2026, and Palmetto Ridge High School, rated B in 2026 and A in 2025, per the Florida Department of Education. Zoning is set by Collier County Public Schools, so confirm it for your address before you offer. We do not quote enrollment figures.

What Is It Like to Live in Maple Ridge?

Maple Ridge is a neighborhood of about 2,300 homes inside Ave Maria, with a 10,000-square-foot club shared by Maple Ridge and Silverwood residents, per CC Homes. NCH opened an immediate care center in Ave Maria in spring 2025 and has announced plans for a 150-bed hospital, and Ave Maria has been recognized as a Blue Zones community. WINK News reports that Ave Maria has been approved for 6,738 more homes.

Seasonal buyers should check four things: the leasing rules, how the home will be protected in storm season while you are away, how a non-homestead tax bill works, and who will look after the home. Out-of-state owners are about 4 percent of core parcels, 3 percent of Silverwood and 5 percent of Coquina on the 2026 roll, so most owners are not out-of-state.

  • Leasing. A 30-day minimum, no more than two leases in 12 months and a $500 tenant escrow.
  • Storm season. Impact glass, a home-watch service and your insurer's vacancy rules matter.
  • Taxes. A second home has no homestead, so on $410,000 the ad valorem tax is about $4,970, plus the district. You can apply for homestead by 1 March of the year after you make it your permanent home.

A Coquina or Silverwood resale. Coquina resales ranged from $320,000 to $355,000 and Silverwood resales from $335,000 to $435,000.

What do new homes cost at Maple Ridge?

CC Homes listed 18 plans from $334,990 to $674,990 in September 2026, before options and lot premiums.

Is a new home or a resale better?

New costs about 8 percent more in the core section and 10 percent more in Silverwood at the median, and brings a warranty and incentives. A resale gives you a finished home and a faster close.

CC Homes lots are 135 feet deep, and its Cove, Captiva Garden and Capistrano Estate lines are 45, 55 and 65 feet wide.

Can I have a pool?

CC Homes offers no pool option in Silverwood. Elsewhere, confirm the rules and the lot.

What is the Maple Ridge club?

A 10,000-square-foot club that opened in April 2019 and, per CC Homes, is exclusive to Maple Ridge and Silverwood residents.

What is the Maple Ridge association fee?

The estoppel gives the exact figure. CC Homes has described the fee as under $200 a month.

What is the Ave Maria Master Association fee?

It is a town-wide association fee billed quarterly, separate from the Maple Ridge association. Confirm the current amount on the estoppel certificate.

What is the Stewardship District assessment?

An $841.98 operating charge in 2025-2026 plus bond debt from $1,226 to $1,624 by phase, on the 2022 schedule. A $984.20 operating charge is proposed for 2026-2027.

How do I find my phase's debt?

Ask for the parcel's last tax bill and the district's assessment schedule; Phase 1 lots are $1,226 and Silverwood $1,534 to $1,624.

Do I need association approval?

Yes. The application is $150 per adult plus $150 processing and takes 14 to 21 business days.

Can I rent my Maple Ridge home?

Yes, with a 30-day minimum, no more than two leases in 12 months and a $500 tenant escrow.

What is an estoppel certificate?

The association's statement of what is owed on the home. The published fee is $299, plus $119 to expedite.

Is Maple Ridge in a flood zone?

On a homesteaded $410,000 purchase, about $4,470 in ad valorem tax, plus $2,068 to $2,466 for the district. Without homestead the tax is about $4,970.

Will my taxes go up after I buy?

Yes, the assessment resets to market value on the 1 January after you buy. Budget from the price, not the seller's bill.

What is the homestead exemption?

It takes $25,000 off the value for every levy and a second $25,000 off for non-school levies on your permanent Florida residence.

What is portability?

It lets you carry part of your Save Our Homes benefit from a prior Florida homestead to the new one.

What will my monthly payment be?

At $410,000 with 20 percent down at 7.03 percent, principal and interest is about $2,189, and the total with taxes, insurance, the master fee and the district is roughly $3,260 to $3,300 before the Maple Ridge association.
