McGreevy and Comisar selected the Ave Maria roster by a rule written before the data was pulled, then compared every row on the same nine public criteria on one day, 29 September 2026. Nothing was ranked on private knowledge or on anything a reader cannot check against a public record with a licence number or a Google listing.

The yardstick. The selection rule is stated above the table. At the 50 review floor the count of Ave Maria addressed agents and teams was 0. At the 25 review floor it was 2, and with McGreevy and Comisar the roster is 3, well under the 8 the rule asks for, so the page shows three rows rather than padding the table with listings that do not meet its own rule. RealTrends Verified 2026, released 10 July 2026 on 2025 sales data, lists no Ave Maria based team: the small, medium, large and mega team lists for Ave Maria return no results, and the Ave Maria city ranking carries 5 individuals and no team. Those 5 individuals did not match any Ave Maria addressed Google listing in our harvest, so they are recorded in our working file and are not on the table.
How the harvest was run. On 29 September 2026 we tracked 16 Google Business Profiles with an Ave Maria connection across five Google Maps searches centred on Ave Maria: real estate agent, realtor Ave Maria FL, homes for sale Ave Maria realtor, real estate agent 34142 and real estate team. A sixth search for a Del Webb Naples realtor returned one place and no list. The place page of every rostered row was opened to confirm its address city and count. Google Maps returned 13 to 14 cards per search in the view we used and did not load further results, and the same Ave Maria set came back on every query variant, so the harvest is likely complete but is not proven exhaustive. The next quarterly re-pull will run the harvest again on one day.
What was set aside, with counts. Of the 16 profiles, 2 are on the table and 14 were set aside under the rule: 3 builder or housing-development sales listings, 2 service-area listings with no address on the place page (one of them carries 31 reviews and would have cleared the 25 floor had the rule not been address based), 2 branch offices of multi-office brokerages, 1 property management listing, and 6 agent or agency listings below the 25 floor, at 5, 4, 4, 2, 0 and 0 reviews. Had the rule admitted service-area listings, the roster would have had four rows.
What each criterion measures, and where it comes from.
How the table is ordered. By Google review count on the data date, highest first, which is the criterion that built the roster. McGreevy and Comisar sit first on that column with 79 reviews at 4.9, and the page says in the same breath that the Google listing is in Bonita Springs and not in Ave Maria. Where the record does not support an order, the criteria are shown side by side and no tiebreak is invented.
What is deliberately not on the table. No review text from any profile other than our own. No street addresses beyond the city, even where a place page shows one. No production figure that RealTrends has not published. No adjective about anyone.
McGreevy and Comisar carried the highest Google review count on the Ave Maria table on 29 September 2026, 79 reviews at a 4.9 rating, against 45 and 36 reviews for the two Ave Maria addressed agents. Google reviews measure the volume of feedback on one platform; they do not measure closings, licence history or price tier.

That ranking is a fact about a Bonita Springs profile measured against Ave Maria addressed profiles on the criterion this page uses. It is not a claim that McGreevy and Comisar have an Ave Maria office, and they do not.
Ave Maria is a small review market next to the coast. On 7 September 2026, when we built the Naples version of this comparison, 24 Naples addressed agents and teams cleared 50 reviews and the leading Naples listing carried 204. On 29 September 2026 in Ave Maria no addressed listing cleared 50, and the leading Ave Maria addressed listing carried 45. Read that as a fact about the size of the market and the number of agents whose Google listing sits in the town, not as a fact about any one agent’s closings.
Two things are worth knowing before you weigh a review count. First, Google’s help pages explain that the score is the average of all ratings published for the place and that a new review can take up to 2 weeks to move it, which is why counts drift and why this page dates every number. Second, Google’s review guidance says reviews must reflect a genuine experience and that offering incentives for reviews is prohibited, so a count is one platform’s record of feedback and nothing more. Read the count next to the licence date and the brokerage, not on its own.

The Florida Department of Business and Professional Regulation publishes every real estate licence at myfloridalicense.com, and checking one takes about a minute. The portal’s search types are Name, License Number, City and License Type. A real estate record shows the licence type (Sales Associate, Broker Sales, Broker or Real Estate Corporation), the status (Current, Active is the one you want), the Original License Date, the expiry date, the brokerage of record with its CQ number and the date that relationship took effect under Related License Information, and any complaint or discipline entries. Marc Comisar’s record shows the Broker Sales rank, meaning he holds a broker licence and practises as a broker associate under Domain Realty, with an expiry of 31 March 2027; Jesse McGreevy’s record shows Sales Associate, with an expiry of 30 September 2028. Domain Realty is the employer of record on both since July 2015.
Every years-licensed figure on the table came from that portal on the same day. For the second Ave Maria addressed row the portal’s name search returned four records, only one of them a real estate licence in force, and it matched the brokerage named on the Google listing; for the third row the Google name is a brand line rather than a legal name, DBPR returned no matching licensee, and the cells say Not retrieved instead of guessing.
Licence tenure is a floor, not a ranking. A licence issued in 2004 proves twenty-one years of standing with the state; it does not prove twenty-one years of Ave Maria closings. Read it next to the published production column, which is the only place on this page where closings appear, and only where a third party published them.
A Florida sales associate or broker associate works under a licensed broker, and the DBPR record names that brokerage of record under Related License Information. The brokerage of record matters because it is the licensed entity behind the individual, and because Florida Administrative Code Rule 61J2-10.026, titled Team or Group Advertising, is the rule that governs how a team may advertise, including the brokerage name that must appear in team advertising. That is why every mention of the team on this page reads McGreevy and Comisar, Domain Realty. A team name that never shows its brokerage is not following the rule.
Domain Realty was co-founded by Jesse McGreevy in 2015 and is the brokerage behind Domain Realty Group, the team McGreevy and Comisar lead. Domain Realty Group is a team of about 40 agents founded in 2008 and serving Lee, Collier and Charlotte counties, and it is the #1 real estate team in Southwest Florida since 2012. What that means for a client is that the people whose names are on the door and the people whose licences are on the file are the same people.
The employed-by date on a DBPR record is also useful. It tells you how long an agent has been at the current brokerage. On this table Jesse McGreevy’s relationship with Domain Realty took effect on 24 July 2015 and Marc Comisar’s on 21 July 2015, the month the brokerage was licensed. The other two cells are shown as the record shows them: one brokerage with its own CQ number and one that could not be retrieved.
On the 29 September 2026 record McGreevy and Comisar hold the highest Google review count on the Ave Maria table, 79 at 4.9, but their Google listing is in Bonita Springs, they have no Ave Maria office, and RealTrends Verified 2026 lists no Ave Maria based team, so the table cannot rank them as an Ave Maria office.

That is the honest reading of the table, and it is the reason this page exists in this form. A page that ranks the publisher first on every column is a brochure, and Ave Maria is a town where only a handful of agents have a Google listing with an Ave Maria address at all.
Where the record does support a claim, the page makes it with the source beside it. RealTrends Verified 2026 publishes McGreevy and Comisar, Domain Realty, as a Large Team at 241 sides and $157.57M for 2025, an average home price of $653.8K, ranked 5 by sides and 11 by volume in Florida and 131 by sides and 129 by volume nationally. RealTrends files the team under Bonita Springs, where it ranks 1 by sides and 1 by volume, because it assigns each team to the city of its submitted office. The two Ave Maria addressed rows carry no RealTrends figure because none is published for them.
On office city, McGreevy and Comisar’s Google listing sits at 24031 S Tamiami Trl #101, Bonita Springs, FL 34134, and the team’s second office is at 9180 Galleria Ct #200, Naples, FL 34109. Neither is in Ave Maria. What connects the team to Ave Maria is the work described on our Ave Maria buyer, seller and new-construction pages and on our four village pages, not a Google address, and the first-hand block below says exactly what we can and cannot state about it.
We could have chosen a different yardstick, a different platform or a different town boundary that made the Ave Maria question look simpler. We chose to publish the table as the record shows it.
Ave Maria Development’s own site lists four builders, CC Homes, Del Webb, Lennar and Pulte Homes, and prices new homes from the low $200s to $800s as of 29 September 2026. A new-construction buyer deals with each builder’s in-house sales consultants, so the useful question for an agent is how they handle registration, representation and comparing offers.

The developer’s all-communities page carries the headline “Four trusted builders. One connected community.” and lists five neighborhoods. Starting prices below are the developer’s own marketing figures on its home page, not sales prices, and availability changes by builder.
Smaller platted areas appear in county records but not on the developer’s new-home list: Hampton Village, Emerson Park, Middlebrooke Townhomes, Residences of La Piazza and Cadiz at Ave Maria. No Florida statute or rule we found requires a buyer’s agent to register with a builder; registration is builder policy, and each builder’s policy is its own. On 29 September 2026 a search of the four builders’ sites for a published realtor cooperation or first-visit registration policy returned no policy page. Builders commonly ask that an agent register the buyer on the first visit. That is our practice observation, not a builder-published rule.
McGreevy and Comisar’s published practice statement on our Ave Maria new-construction page reads: “McGreevy and Comisar represent new-home buyers at builder sales centers across Southwest Florida.” The same page adds: “We often meet clients at the first model visit so the builder registers us together.” Both are practice statements written by our team, not statements sourced to a builder document.
Builder-affiliated lenders are one item. On the builder pages we read on 26 September 2026, Pulte Mortgage LLC (for Pulte and Del Webb) and Lennar Mortgage tie certain rate offers to the builder’s own lender, and a buyer’s agent’s job includes comparing that offer with an outside lender’s. The two association layers and the Stewardship District assessment in the next section are the other recurring costs that differ from one Ave Maria address to the next.
Every Ave Maria home belongs to two associations, the Ave Maria Master Association and the neighborhood association, and pays an Ave Maria Stewardship District assessment on the November property tax bill. The Master Association’s 2026 fee is $203 a quarter, and the district’s FY2026/27 total for a single-family home runs from $1,759.20 to $2,673.47 a year.

The Master Association’s Payment Options page states “CURRENT ASSOCIATION FEE FOR 2026: $203.00 per quarter / $812 per year,” and notes that an autopay set to a fixed amount may still pay last year’s $198.00. The Association is managed by FirstService Residential and maintains the amenities, which its own page lists as North Park, South Park, the dog parks, the fitness center, the tennis center, the water park and the community room. The page does not say whether the same $203 applies in every neighborhood, including Del Webb Naples, so an estoppel for the specific address is the document that settles it. Neighborhood association dues are separate and differ by village.
The district calls itself an independent special taxing district authorized by special act of the Florida Legislature, Chapter 2004-461, Laws of Florida, under Chapter 189 of the Florida Statutes. It is not a Chapter 190 community development district, which is why this page calls it the Stewardship District. Its assessment appears on the November property tax bill and, if the loan is escrowed, is paid through the mortgage payment.
In the district’s final FY2026/27 budget (October 1, 2026 to September 30, 2027, dated 4 August 2026), the total per-unit assessment for a single-family home runs from $1,759.20 for the Series 2019 rows up to $2,673.47 for the Series 2023 rows that add Maple Ridge series bonds, and for a multi-family unit from $1,387.20 to $2,044.51. Every existing series rises by $142.22 per unit over FY2025/26. The figures include the 4 percent early-payment discount. Which bond series applies to a parcel decides the number, and the district posts a parcel-level assessment sheet on its Financials page; that sheet is the document a buyer’s agent pulls for a specific address.
The Master Association’s Realtor Information page states: “Every home in Ave Maria belongs to 2 Associations: The Ave Maria Master Association, and the community’s Home Owner Association. For every sale of a home, Estoppels are required from each association.” Orders go through FirstService Residential, and the page notes that all Ave Maria zip codes are 34142. The neighborhood associations are managed by different companies, so the agent needs to know which one to ask for the second estoppel: on the Master Association’s page, FirstService Residential manages Avalon Park, Hampton Village and Residences of La Piazza, Miami Management manages Maple Ridge, Coquina, Silverwood and Maple Ridge Reserve, Creative Management manages Middlebrook, and Hampton Golf Club manages Del Webb and Bellera.
Del Webb Naples in Ave Maria is published as a 55+ community: the builder’s page labels it “55+” and “Age Restricted,” and the association’s declaration says each occupied unit must be occupied by at least one person 55 or older. The developer markets only Del Webb Naples as designed for 55+ active adults.

The association’s Amended and Restated Declaration describes its units as “intended for the housing of persons fifty-five (55) years of age or older” and states that its provisions are intended to comply with the Housing for Older Persons Act of 1995. It also carries a grandfathered parcel and grandfathered person carve-out that ends on re-conveyance. Federal rule 24 CFR 100.304 defines housing for persons 55 or older and treats a community governed by a homeowners’ or resident association as a housing facility or community. We describe the community only by its 55+ status as the association and builder publish it.
What this changes for the agent you pick is preparation, not preference. The occupancy rule and the grandfathering language are in a 314-page governing document, and the estoppel and resale steps in the previous section apply. An agent working a Del Webb Naples sale should be able to show you where the occupancy rule sits in the declaration and which association manager to contact.
One more published fact matters for anyone comparing 55+ options in Ave Maria. The developer’s FAQ, updated 25 November 2025, says a separate future 55+ area of about 1,001 acres east of Camp Keais Road “will not have access to the Ave Maria Master Association amenities” and, in the developer’s words, will be removed from the Stewardship District (AMSCD) and “privately financed.” That area is outside the current Del Webb Naples community, so ask which side of that line any address you are shown falls on.
Ave Maria is an unincorporated town in Collier County built around Ave Maria University, a private Catholic university on a separate campus, and a Town Center that the developer describes with a Publix supermarket. Proximity to those two anchors shapes which village a buyer prefers, so an agent should say which village and which association a home sits in.

The university campus covers about 1,000 acres outside the town’s boundary. The Master Association’s own page lists the amenities it maintains: North Park, South Park, the dog parks, the fitness center, the tennis center, the water park and the community room. The developer’s dining, shops and services page lists the Town Center’s shops and restaurants. The developer’s 2021 release places the community at Oil Well and Camp Keais Roads in eastern Collier County at I-75 exit 111, and Ave Maria Elementary, the town’s first public school, was scheduled by the developer to open in August 2026. We publish no student count for the university because published counts conflict and none comes from a primary source.
For a buyer the practical reading is distance and structure: how far a village sits from the Town Center and the university, whether the route is a golf-cart path, and which association’s rules apply. Those are facts about a specific address, and they are the reason this page treats Ave Maria as its own market instead of a Naples suburb.
Neither structure is better on the record: the Ave Maria table shows one team listing and two solo agent listings, each measured on the same criteria. A team is individually licensed associates working under one brokerage, and McGreevy and Comisar operate as a team under Domain Realty, led by two principals licensed since 2004 and 2003.

What a team changes is coverage and continuity. A solo agent is one licence, one phone and one calendar; a team can keep a transaction moving while its lead is at another appointment. What a team does not change is who is accountable: every associate on a team works under a broker, and under Rule 61J2-10.026 the brokerage name must appear in team advertising, which is why the team name on this page never appears without Domain Realty beside it.
The table also shows how RealTrends classifies teams by size. McGreevy and Comisar’s 241 sides are a Large Team figure that counts every side the whole team closed, and a solo agent’s production would be a different kind of number. None is published for the two solo listings, so there is nothing to divide.
The question to ask any team is who handles your file. A buyer of new construction. In the county file, 368 of the 540 recorded qualified Ave Maria sales through 17 August 2026 are inferred to be builder-direct, the first sale of a new home, at a median of $442,050, against 172 resales at a median of $399,450. The tool infers builder-direct as the first qualified improved sale within a year of the year built, so the split is an estimate. A seller whose comparables depend on the village. The county file shows resales at 58 of 219 recorded sales in The National, 45 of 135 in Maple Ridge, 43 of 96 in Del Webb Naples and 11 of 68 in Avalon Park, so the comparable set for a sale changes with the village and the product. A Del Webb Naples buyer or seller. The county file shows 96 recorded Del Webb Naples sales at a $485,500 median, 53 builder-direct and 43 resales. The community is published as 55+, the occupancy rule sits in the association’s declaration, and our Del Webb Naples page covers it separately.
A relocation from out of state or from the coast. ZIP 34142 has no separate Ave Maria preset in SunStats and includes Immokalee, so read every figure below as the ZIP, never as Ave Maria on its own. In August 2026 the ZIP recorded 30 closed sales against 29 a year earlier, 15 of them cash (50.0 percent). The median sale price was $394,500, up 4.6 percent from $377,000, the average was $407,991, and the median percent of original list price was 93.2 percent. Median time to contract was 54 days against 58, and median time to sale was 105 days against 79. New listings were 43 against 51, active inventory was 264 against 242, and months of supply were 9.3 against 8.2.
For comparison, the Naples-Immokalee-Marco Island MSA showed 703 closed sales, a $595,000 median and 5.7 months of supply in August 2026, so the ZIP median sat $200,500 below the MSA median. These are the figures printed on our Ave Maria guide, pulled 21 September 2026; SunStats is login-gated and we could not re-read it independently on 29 September 2026.
The county deed record shows 540 recorded qualified sales of improved property in Ave Maria through 17 August 2026, per the Collier County Property Appraiser sales file of 29 August 2026, at a median of $422,250 and a range from $179,000 to $1,200,000. The 540 covers Ave Maria plats only and excludes the Immokalee plats that share ZIP 34142; the ZIP-wide count on the same file is 574 at a median of $405,000. Recording lag makes the last two months light, with 32 recorded sales in July and 3 in August, so the count understates the year, and the median is far less sensitive to that lag than the count. It is a recorded-sales figure, not a count of closed sales in the last twelve months. By village:
The remaining 22 recorded sales sit in smaller plats, and Gatherpoint does not appear as a plat name in the county file, so no Gatherpoint count is available. We tracked 540 recorded sales for this page, and on the tool’s builder-direct inference 368 were builder-direct at a $442,050 median and 172 were resales at a $399,450 median. For the 12 months before, September 2024 through August 2025, the same file shows 758 recorded sales at a $460,000 median.
The Naples Area Board of REALTORS reported, for Collier County excluding Marco Island in August 2026, 622 closed sales, up 1.1 percent from 615, and 769 pending sales, up 1.9 percent from 755. New listings were 792, down 15.5 percent from 937, and overall inventory was 4,093, down 16.3 percent from 4,892. Months of supply were 5.4, down from 8.1, days on market were 99, down from 107, and the overall median closed price was $575,000, down 1.7 percent from $585,000. The report, dated 25 September 2026, has no Ave Maria or Immokalee segment, so these are county figures, not Ave Maria figures.
The three measures disagree because they measure different things. The ZIP shows 9.3 months of supply while the county report shows 5.4 and the MSA 5.7, and the recorded 12-month Ave Maria median of $422,250 sits between the August ZIP median of $394,500 and the MSA median of $595,000. A seller pricing in Ave Maria therefore needs comparables from the same village and product type, not from Naples proper, and a buyer needs the assessment and association costs from the sections above beside any price. Ave Maria is in Collier County, Florida, as an unincorporated town rather than a city with its own council. The Ave Maria Stewardship Community District lists its county as Collier, and the Master Association describes Collier County as the first layer of local government. McGreevy and Comisar work Ave Maria from offices in Naples and Bonita Springs.
Ave Maria is in eastern Collier County, east of Naples, at Oil Well and Camp Keais Roads near I-75 exit 111, per the developer’s 2021 release. All Ave Maria addresses use ZIP code 34142, per the Ave Maria Master Association, and that ZIP also includes Immokalee, so ZIP-level market data covers more than the town.
That depends on what you weigh, and the record supports facts, not verdicts. Ave Maria has a Town Center with a Publix supermarket, a university campus, four builders and parks maintained by the Master Association, and it also carries two association layers plus a Stewardship District assessment. Compare those costs and features against your own priorities before deciding.
Start with the public record rather than the advertising: the Florida DBPR licence lookup for tenure, status and brokerage, the Google Business Profile for a dated review count and address city, and RealTrends Verified for published production. Then interview two or three agents whose records fit your move and ask each for a closed-sales pull.
The National Association of Realtors publishes ten questions each for buyers and sellers. Ave Maria adds its own: is the licence Current and Active on DBPR, will you work as a transaction broker or single agent in writing, how do you register me with a builder, and do you obtain both estoppels and the Stewardship District assessment for the address?
If you are buying from a builder, ask for it: new construction has its own registration, paperwork and builder-lender terms. The county file shows 368 of 540 recorded qualified Ave Maria sales through 17 August 2026 were inferred to be builder-direct. Ask any agent how they register you and how they compare a builder’s lender with an outside lender.
Florida does not require one, and you may deal directly with the builder’s sales consultants, who work for the builder. A buyer’s agent represents you instead, on terms written in a buyer agreement. Builders commonly ask that an agent register the buyer on the first visit, so involve the agent before your first model tour.
We found no builder-published registration policy on 29 September 2026, and no Florida statute or rule requires it; registration is builder policy, and each builder’s policy is its own. Under Chapter 475, Florida Statutes, a broker may operate a brokerage, a sales associate performs real estate services under a broker’s direction, and a broker associate holds a broker licence but works under another broker. A team is a group of individually licensed associates working under one brokerage and advertising under a shared name. Neither is better on the record. A team is individually licensed associates under one brokerage; a solo agent is one licence and one calendar. No single percentage applies: compensation is agreed in writing in the listing agreement or the buyer broker agreement. Florida Realtors’ NAR settlement FAQ says it must be objectively ascertainable and not open-ended, and offers of compensation are no longer made through the MLS. Ask McGreevy and Comisar, or any agent, for the written terms first.
Per Florida Realtors’ NAR settlement FAQ, effective August 2024, an MLS participant working with a buyer must have a written Buyer Broker Agreement disclosing how the agent will be paid before touring a home, and offers of compensation are eliminated from the MLS. Florida statute itself does not require the written agreement; the requirement comes from NAR practice rules.

The geographies differ and recording lag applies, so compare like with like.
In the district’s final FY2026/27 budget the total per-unit assessment for a single-family home runs from $1,759.20 to $2,673.47, and for a multi-family unit from $1,387.20 to $2,044.51, depending on the bond series that applies to the parcel. Every existing series rises $142.22 per unit over FY2025/26, and the assessment appears on the November tax bill.
The Ave Maria Master Association’s Payment Options page states the current association fee for 2026 is $203.00 per quarter, or $812 per year. The page does not say whether that applies in every neighborhood, and neighborhood association dues are separate, so an estoppel for the specific address is the document that settles what a buyer will pay.
No. The Ave Maria Stewardship Community District is an independent special taxing district created by special act, Chapter 2004-461, Laws of Florida, under Chapter 189 of the Florida Statutes, and it is not a Chapter 190 community development district. This page calls it the Stewardship District, and its assessment appears on the November property tax bill.
Only part of it. Del Webb Naples is published as a 55+ age-restricted community, and its association declaration says each occupied unit must be occupied by at least one person 55 or older. The developer lists its other neighborhoods without a 55+ designation. Read the declaration before making an offer in Del Webb Naples.
The developer’s new-home list names five neighborhoods: Avalon Park, Del Webb Naples, Gatherpoint, Maple Ridge and The National. County records also carry smaller plats: Hampton Village, Emerson Park, Middlebrooke Townhomes, Residences of La Piazza and Cadiz at Ave Maria. An estoppel is an association’s written statement of the dues and status for a specific home. The Ave Maria Master Association’s Realtor Information page says every Ave Maria home belongs to two associations and that estoppels are required from each for every sale, so an agent should know both associations before the contract, not after.
