A word on names before anything else. This Stonebridge is Stonebridge Country Club in North Naples, not Stonebridge Golf and Country Club in Boca Raton, and not the separate MLS developments recorded as “Stonebridge North” and “Stonebridge South.” The name Ashton Oaks is not unique to Naples either, so the test for any listing is the address: Ashton Oaks Lane, Naples 34109, and the recorded name “Ashton Oaks at Stonebridge, a Condominium.”

Living in Ashton Oaks at Stonebridge means owning one of 52 coach homes on a single lane beside the Stonebridge clubhouse, with club membership attached to the deed, no private pool or yard to keep, and the exterior, grounds and reserves handled by a condominium association that bills $7,800 a year for calendar 2026.

Ashton Oaks is the smallest of Stonebridge’s six condominiums and the closest to the club. What follows is what daily life looks like, drawn from the recorded documents, the club’s published rules and the county’s records.

What Is Ashton Oaks at Stonebridge?

Ashton Oaks at Stonebridge is a Chapter 718 condominium of 52 units declared by Taylor Woodrow Communities on August 19, 1997 (Collier County Official Records Book 2339, Page 2580), with a Phase II amendment recorded February 20, 1998 (OR 2390, Page 2067). Its owners’ association is Ashton Oaks at Stonebridge Condominium Association, Inc., Florida document number N97000002724, managed in care of Complete Property Management of SWFL. Every owner is also a member of Stonebridge Country Club Community Association, Inc., which is both the master homeowners association and the golf and social club.

Nine Buildings on One Lane Beside the Clubhouse

All 52 units sit on Ashton Oaks Lane, a single side street off Winding Oaks Way, in nine buildings at 2240, 2248, 2256, 2264, 2272, 2280, 2288, 2296 and 2304 Ashton Oaks Lane (Collier County 2026 preliminary roll). Eight buildings hold six units; the last, 2304, holds four. The clubhouse at 2100 Winding Oaks Way is a short walk away: the Census-geocoded point for 2264 Ashton Oaks Lane sits about 850 feet, roughly 0.16 mile, in a straight line from the school district’s clubhouse map point (our arithmetic on the two published coordinates). The county roll explains why: the club’s clubhouse parcel is described as “Tract C, less Ashton Oaks at Stonebridge Condo Ph I,” so the first phase was built on land carved from the clubhouse tract of the 1992 Southampton Unit One plat.

What “Coach Home” Means at Ashton Oaks

The club’s Cost of Ownership page groups Ashton Oaks with Braeburn and Middleburg as “coach homes,” and Carrington, Heatherwood and Willow Bend as “condominiums.” On the Ashton Oaks roll each six-unit building carries three smaller units of 1,761 and 1,895 square feet and three larger ones of 2,172 and 2,182. The buildings appear to be two stories; the condominium law section below explains why that reading is not yet a certification.

Who Owns at Ashton Oaks

On the 2026 preliminary roll, 21 of the 52 units carry a homestead exemption, 40.4 percent, below Braeburn’s 50 percent and well above Carrington’s 17 percent. Owners’ mailing addresses are in Florida for 33 units, Ontario for 5, Wisconsin for 3, New York and Pennsylvania for 2 each, and Massachusetts, North Carolina and Ohio for 1 each (Collier County 2026 preliminary roll; mailing address is not proof of residence).

A Day at Ashton Oaks

A typical day is short on driving. The clubhouse, with its four dining venues, fitness center, five Har-Tru tennis courts and the resort-style pool that opened by spring 2024, is steps away, and the golf course plays around the neighborhood: the Director of Grounds’ 2023 renovation log recorded removing “remaining bulkheads on 18 and along Ashton Oaks.” Groceries, NCH North Naples Hospital and I-75 are five to six minutes away off-peak.

What Ashton Oaks Does Not Have

Ashton Oaks has no private pools: the roll records a pool on none of its 52 units. It has no waterfront boating, no marina and no beach club, because Stonebridge is a golf community about three miles inland. Garages are likely for a coach-home product but are not proven for Ashton Oaks in any document we read; garage details for the condominiums are in each declaration. And Ashton Oaks has no MLS sale history in the last year: zero closings and zero actives on September 24, 2026.

Ashton Oaks at Stonebridge Market Snapshot: What Coach Homes Actually Sell For

Ashton Oaks at Stonebridge recorded 10 qualified resales in the 60 months since September 2021, at a median of $710,000 and a range of $590,000 to $855,000 (Collier County Property Appraiser sales file). The Southwest Florida MLS shows no Ashton Oaks closing in the twelve months to September 24, 2026 and no listing that day.

Ashton Oaks and Shoreham were the only Stonebridge neighborhoods with no MLS closing in the last year, so we lead with the county’s recorded sales. That multi-year series is county recorded sales, not MLS: a 24, 36 or 60-month MLS pull was not run for this build, and we publish no multi-year MLS figure for Ashton Oaks.

Ten Recorded Resales in 60 Months

The first window with ten or more qualified sales is 60 months. The Collier County Property Appraiser’s sales file (files dated August 29, 2026; newest qualified Ashton Oaks sale recorded June 26, 2025) holds 10 DOR-qualified resales since September 2021, none of them a builder sale. They total $7,194,000.

The MLS Year: No Closings and No Listings

The Southwest Florida MLS Matrix, Development STONEBRIDGE, pulled September 24, 2026, recorded 33 Stonebridge closings from September 25, 2025 to September 24, 2026 and 9 active listings on the pull date. None of the 33 closings and none of the 9 actives was in Ashton Oaks. There is therefore no Ashton Oaks MLS sale to list, no Ashton Oaks days-on-market figure and no Ashton Oaks sale-to-list ratio for that year.

For context, the 33 Stonebridge closings totaled $21,787,500, at a median of $504,500 (n=33, odd), a median of 26 days on market and a median sold-to-list ratio of 95.43%. The 25 condominium closings among them had a median of $440,000, a median of 26 days on market and a median sold-to-list ratio of 96.00% (same Matrix pull). The county file agrees that Ashton Oaks was quiet: between August 21, 2025 and August 20, 2026 it recorded two Ashton Oaks deeds, both $0 transfers, and no qualified sale.

The Most Recent Public Sale, Walked Through

This is a public-record sale, not one of ours. The most recent qualified Ashton Oaks sale in the county file was recorded on June 26, 2025, at 2248 Ashton Oaks Lane, for $715,000. The unit is the 2,172 square foot plan, so the deed works out to $329.19 per county square foot. The same residence had recorded a qualified sale in January 2021 at $440,000, so the June 2025 price is $275,000, or 62.5 percent, higher four and a half years later (our arithmetic on the two recorded deeds). On the 2026 preliminary roll the county carries every 2,172 square foot Ashton Oaks unit at a just value of $551,484, about 77 percent of that 2025 price.

The building matters too. 2248 Ashton Oaks Lane has recorded three of the ten qualified sales in the window: the $855,000 sale of a 1,895 square foot plan in November 2023, the Ashton Oaks high for the period; a 1,761 square foot plan at $625,000 in April 2025; and this $715,000 sale two months later. Three sales in one six-unit building over nineteen months show how wide the band is inside a single address: $230,000 between the high and the low, on plans 134 square feet apart in size. Condition, updates and what conveyed explain gaps like that; the plan alone does not. Because the June 2025 deed falls before the MLS window we pulled, we do not state its list price or days on market.

Unit counts by plan are from the Collier County 2026 preliminary roll (in the four-unit building at 2304, the two units that would be the middle plans carry the 1,895 and 2,182 square foot areas instead). Means are our arithmetic, mean of per-sale ratios. The 1,895 square foot plan, five sales at a $710,000 median (n=5, odd), has recorded the same median price as the larger 2,182 square foot plan’s three sales ($710,000, n=3), on about 13 percent less floor area. Our reading is that buyers pay for single-level living without stairs; that is an inference, since the documents we read do not state which plans are ground-floor.

The county’s ranking agrees with the sales: the 1,895 square foot plan carries the highest value although it is not the largest.

Months of Supply and Turnover

With no active listing on September 24, 2026, Ashton Oaks had zero months of supply, against about 3.3 months for all of Stonebridge. Ten qualified resales in 60 months is about 3.8 percent of its 52 units a year (our arithmetic), against about 4.4 percent for Stonebridge overall.

Prices have held in a $625,000 to $855,000 band for three years, and supply has been zero. A seller who prices a 1,895 square foot unit off the $710,000 median is leaving the plan’s premium unclaimed; a seller who prices a 2,182 square foot unit off the 2023 high will wait. How Did Ashton Oaks at Stonebridge Come to Be?

Ashton Oaks at Stonebridge was declared by Taylor Woodrow Communities on August 19, 1997, on part of the clubhouse tract of the 1992 Southampton Unit One plat, added a second phase in February 1998, and sold its 52 coach homes between August 1997 and early 1999. Its association was formed in May 1997.

The recorded chain below comes from the Collier County Clerk’s index, the county roll and the Florida Division of Corporations; where the club’s own history differs from the record, we give the record as fact and the club’s version as its account.

Southampton at Naples and the Clubhouse Tract, 1988 to 1994

Stonebridge began as Southampton at Naples. Collier County zoned the land as the Southampton planned unit development by Ordinance 88-53 (1988), re-adopted it as Ordinance 91-46, and replaced both with Ordinance 92-24, approved April 28, 1992, which covers 313.5 acres. The golf course opened in February 1992 as the Southampton golf course, a Gene Bates design, under Southampton Development Corporation. On August 28, 1992 the first declaration (OR 1748, Page 1) and the Southampton Unit One plat (Plat Book 19, Page 92) were recorded; that plat created Tract C, the clubhouse area, and Ashton Oaks Phase I was later carved from it.

Taylor Woodrow Arrives, 1994 and 1995

Taylor Woodrow Communities took over the developer’s rights by an assignment recorded October 14, 1994 (OR 1994, Page 439) and recorded the Amended and Restated Declaration for Stonebridge Country Club on March 17, 1995 (OR 2040, Page 1). Its new neighborhood and street names, Ashton Oaks among them, came from England, per the club’s history.

The 1997 Declaration and the 1998 Phase II

The Declaration of Condominium of Ashton Oaks at Stonebridge was recorded August 19, 1997 as instrument 2216943, Official Records Book 2339, Page 2580, 89 pages. A Phase II amendment followed on February 20, 1998 (OR 2390, Page 2067). The roll’s year-built split matches the phasing: the four buildings at 2240 to 2264 Ashton Oaks Lane (24 units) carry a 1997 year built and the five buildings at 2272 to 2304 (28 units) carry 1998. Reading Phase I as the first four buildings is our inference from those dates; the declaration’s phase exhibits are the record that settles it. We cite the declaration by its recording data; its full text was not read for this guide, so where a rule would depend on it, we say so.

Selling Out, 1997 to 1999

The county sales file records 52 qualified first sales from August 1997 through early 1999, one for every unit: 19 recorded in 1997, 32 in 1998 and 1 in 1999, at a median of $210,800 and a range of $172,900 to $255,000.

The Association: Formed in 1997, Reinstated in 2018

Ashton Oaks at Stonebridge Condominium Association, Inc. filed with the state on May 14, 1997, three months before the declaration was recorded, as document N97000002724. The Division of Corporations shows a reinstatement on March 29, 2018, which in Sunbiz terms follows an administrative dissolution, usually for a missed annual report, and the association is active today, with its latest annual report filed April 24, 2026, care of Complete Property Management of SWFL in Naples. We do not publish the names of the volunteer officers.

Ashton Oaks at Stonebridge offers four floor plans of 1,761, 1,895, 2,172 and 2,182 square feet of county base area in nine buildings built in 1997 and 1998, the largest condominium plans in Stonebridge alongside Braeburn’s. No unit has a private pool, and garages are not confirmed in the documents we read.

Garages, Parking and Storage

No document we read proves a garage for each Ashton Oaks unit, and the county’s base area excludes garage space. Heatherwood charges garage owners $200 a year more; Middleburg’s rules confine parking to garages and driveways. Garage details for the other condominiums are in each declaration, so ask for the Ashton Oaks limited-common-element exhibit before an offer that depends on a garage.

No Private Pools, and One Neighborhood Pool Question

The county roll records a private pool on none of the 52 units. The club says each condominium fee pays for a pool; where the Ashton Oaks pool sits is not stated in the documents we read, so confirm it with the manager.

What Amenities Come With an Ashton Oaks at Stonebridge Coach Home?

An Ashton Oaks at Stonebridge coach home comes with automatic, non-equity membership in Stonebridge Country Club: an 18-hole, par 71 golf course with no green fees, five Har-Tru tennis courts, a fitness center, a resort-style pool and four dining venues, all a short walk from Ashton Oaks Lane, plus the condominium’s own grounds and pool.

What the condominium itself provides is what its fee pays for, in the club’s words on its Cost of Ownership page: “property management, landscaping, irrigation, building exterior maintenance, pool, and reserves.” That is the whole of the neighborhood’s own amenity list in the public record. There is no separate Ashton Oaks clubhouse or recreation parcel on the county roll.

The Club Next Door

Membership is automatic: “When you purchase a home in Stonebridge, you are automatically a member of the country club,” per the club’s membership page, and “there are no equity or deposits required.” The county roll lists the owners’ association as owner of record of the course and clubhouse.

Golf

The course is 18 holes, par 71, 6,414 yards from Tee I, with six rated tee sets and a 71.6 rating and 136 slope from the back tee, per the club. It opened in February 1992 as the Southampton golf course, two years before Taylor Woodrow bought the community, and Kipp Schulties redesigned it in 2023. Members pay no green fees; a round with cart is $35 in FY2027.

Tennis, Fitness and the Pool

The club’s racquet program is five Har-Tru tennis courts; no pickleball appears in the club’s published schedules. Collier County’s Veterans Community Park, about 1.7 miles away, has 14 pickleball courts. The fitness center was expanded and redesigned in the 2014 clubhouse renovation, with classes at $7 for members under the FY2027 schedule. The resort-style pool beside the Bistro is a zero-entry pool of 2,341 square feet with two lap lanes and a spa, as Club + Resort Business reported in May 2024.

The Gate and the Patrol

The club advertises a 24-hour guarded gatehouse, and its FY2025 budget shows the Airport-Pulling Road gate staffed (management listed un-staffing it as a $75,000 savings option and kept it). Stonebridge has two gated entrances, on Immokalee Road and on Airport-Pulling Road North, and a roving patrol. The master Declaration adds that the association “shall not in any way be considered an insurer or guarantor of security.”

What Are the HOA and Condo Fees at Ashton Oaks at Stonebridge?

The Ashton Oaks at Stonebridge condominium fee is $7,800 a year for calendar 2026, billed quarterly at $1,950 by the association’s manager, the highest condominium fee in Stonebridge. It is charged on top of the $17,600 FY2027 club-level charge every Stonebridge residence pays, for $25,400 a year before tax and insurance.

Condominium association fees (calendar 2026, billed quarterly by each association’s manager): Ashton Oaks $7,800; Braeburn $7,552; Carrington $6,024; Heatherwood $5,300 (plus $200 a year for garage owners); Middleburg $7,080; Willow Bend $7,500. Ashton Oaks pays $248 a year more than Braeburn for the same plans, and neither the club’s documents nor any public association record we read explains the gap.

What the Fee Pays For

In the club’s words, condominium fees “primarily cover property management, landscaping, irrigation, building exterior maintenance, pool, and reserves.” Under Florida law the association must also insure the condominium property for its full insurable value, so the master building policy is part of what the fee funds. Bulk television is not in the condominium fee; it sits in the master association’s base assessment.

What Is Not Published

The Ashton Oaks budget, reserve schedule, master policy, hurricane deductible and any pending special assessment are not public; they arrive in the resale package and estoppel. Given the 2025 jump, ask for the reserve schedule first.

Ashton Oaks at Stonebridge’s Layered Fees: Condominium, Club and One-Time Charges

An Ashton Oaks at Stonebridge owner pays three layers: the $7,800 calendar-2026 condominium fee, the $17,600 FY2027 club-level charge, and county property tax with a 2026 preliminary median of $4,986. An outside buyer also pays $18,399 to the master association at closing. There is no CDD.

The club’s two FY2027 documents label these two lines oppositely: the fee schedule PDF lists the Master Base Assessment at $2,667 and Capital Reserves at $2,869, while the Cost of Ownership web page lists Capital Reserves at $2,667 and Master Association Fees at $2,869. Together they are $5,536 either way. FY2026 (prior year): $16,680 in club-level charges, including $8,732 in country club dues, as the club published it before the FY2027 schedule replaced it. The $1,920 Clubhouse Renovation Fee repays the loan for the new Bistro and resort-style pool and the complete golf course renovation; the club says the loan will be paid off in February 2035.

An outside buyer pays a one-time, non-refundable New Owner Capital Contribution of $17,500 to the association at closing; the FY2027 schedule lists $0 for a qualifying existing owner, and buyers moving within Stonebridge should confirm eligibility with the association’s Controller before contract. The Ashton Oaks association issues its own estoppel on top of the master one; Florida caps a standard condominium estoppel fee at $299 under section 718.116(8).

Property Taxes on the 2026 Preliminary Roll

The median 2026 preliminary tax bill across the 52 Ashton Oaks units is $4,986 (n=52, even: the mean of $4,986 and $4,986), in a range of about $2,364 to $5,472; the low end reflects homestead exemptions and the Save Our Homes cap (Collier County 2026 preliminary roll, millage area 133). Stonebridge has no community development district and no special-district or MSTU assessment; every one of its roll parcels carries $0 in non-ad-valorem assessments on the 2026 preliminary roll. A buyer’s first tax bill resets to the purchase-year assessment, so budget from the unhomesteaded end of the range, not from the seller’s bill.

The Ashton Oaks at Stonebridge Declaration, Covenants and Rules

Ashton Oaks at Stonebridge is governed by two recorded layers: its 1997 Declaration of Condominium (OR 2339, Page 2580) with its 1998 Phase II amendment, and the Stonebridge master Declaration with its supplements. Florida’s condominium statute, Chapter 718, sits over both, and the club’s own rules govern signs, golf and the facilities.

The Condominium Declaration, 1997

The Ashton Oaks declaration is 89 pages, recorded August 19, 1997 as instrument 2216943. Under Chapter 718, a declaration of condominium describes the units and common elements, sets each unit’s share of common expenses, and carries the use, leasing, pet and transfer restrictions the association enforces. We cite it by its recording data; its full text, including any approval requirement for sales or leases and any pet limits, was not read for this guide. A buyer should receive it, with the association’s articles, bylaws and rules, under the resale disclosure rule in section 718.503.

The Master Declaration

The operative master instrument is the Amended and Restated Declaration for Stonebridge Country Club (OR 2040, Page 1, recorded March 17, 1995), restated in the member era and posted by the club in 2019. Amending it takes 67 percent of the members, about 535 of 799 votes, and it sets the leasing, pet, vehicle and Architectural Review Committee rules for every neighborhood; commercial vehicles, RVs, boats and trailers go only inside an enclosed garage.

Signs, Open Houses and Showings

The club’s open house rules require registration with the association office by 1:00 p.m. Friday, allow only the approved 18 by 12 inch green-on-white Stonebridge “Open House” sign from noon to 5 p.m., at most twice a week per home, and bar “For Sale” or “Open House” signs on the home or in vehicles. Every buyer entering at either gate is handed the master open-house sheet. For Ashton Oaks, a side street off Winding Oaks Way, the rules allow one sign at the Winding Oaks Way intersection.

Is Ashton Oaks at Stonebridge a 55+ Community?

No. Ashton Oaks at Stonebridge is not age-restricted: the Stonebridge master Declaration carries no age restriction, and Stonebridge is not a 55-plus community under the federal housing exemption. Buyers of any age may purchase, and residents of any age may live there, subject to the condominium’s occupancy rules.

The owner profile skews older and seasonal, as golf-club condominiums in North Naples usually do, but that is a market fact, not a rule.

Can You Rent Out an Ashton Oaks at Stonebridge Condo?

Yes. Ashton Oaks at Stonebridge owners may lease under the Stonebridge master Declaration for at least 30 days, no more than four times a year per unit, whole units only, which suits seasonal tenants rather than vacation rentals. The Ashton Oaks lease form is not posted by the club, so condominium approval and tenant pet rules are a documents question.

The Master Leasing Rules

Under the master Declaration a Stonebridge lease must be for the whole unit, with no subleasing or assignment without Board approval; in writing and subject to the governing documents; at least 30 days long; and no more than four times in a calendar year for any unit. The Declaration says leasing is not a “business.”

What the Ashton Oaks Documents Add

The club’s file library posts lease forms for Braeburn, Heatherwood, Middleburg, Carrington and Willow Bend, and all five bar tenant pets. No Ashton Oaks form was located. Whether Ashton Oaks requires board approval of a tenant, charges an application fee, or limits tenant pets is set by its declaration and rules; ask the manager for the current lease package before you buy with a rental plan. Condominium lease packages include a membership-transfer payment to the club (the forms posted on the club site, dated 2019 and 2020, show $450); confirm the current amount with the association.

Pet Rules at Ashton Oaks at Stonebridge

Ashton Oaks at Stonebridge owners may keep household pets under the Stonebridge master Declaration: dogs, cats or other usual household pets in a reasonable number set by the Board, leashed outside the unit and never on the golf course. Any Ashton Oaks limit on number, weight or breed sits in its condominium declaration.

The Master Pet Rules

The master Declaration allows “dogs, cats, or other usual and common household pets, not to exceed a reasonable number determined by the Board.” Pets must be leashed “whenever they are outside the Owner’s Unit,” owners pick up after them (fines up to $50 per occurrence), the Board can require removal of a nuisance pet, and there is no commercial breeding. The club’s golf rules keep pets off the course at all times.

Living With a Dog at Ashton Oaks

Owner pet limits by weight or breed in the condominiums sit in each condominium declaration; ask before an offer with a large dog. Rover Run, the dog park at Veterans Community Park, is about 1.7 miles by car. Five of Stonebridge’s condominiums bar tenant pets on their posted forms; assume the same at Ashton Oaks until the manager confirms otherwise. Service and support animals are governed by federal and state fair housing law, not by a pet rule.

Milestone Inspections, SIRS and Florida Condo Law at Ashton Oaks at Stonebridge

Florida’s milestone inspection and structural integrity reserve study (SIRS) laws apply to condominium buildings three or more stories tall. Ashton Oaks at Stonebridge appears to be two-story buildings, and Collier County’s milestone registry lists no Stonebridge building, but story counts are not yet confirmed from the recorded plans.

What the Laws Say

After the 2021 Surfside collapse, SB 4-D (2022) created milestone inspections in section 553.899 and the structural integrity reserve study in section 718.112(2)(g); SB 154 (2023) and HB 913 (2025) revised both. Both apply to condominium buildings three or more stories tall, and SIRS reserves for structural components can no longer be waived.

Why Ashton Oaks Likely Falls Outside Both

Stonebridge’s six condominiums appear to be two-story buildings: unit numbers run 101 to 104 and 201 to 204, and the county roll shows a consistent lower-floor and upper-floor size pattern in every building. Florida’s milestone inspection law and structural integrity reserve study (SIRS) requirement apply to condominium buildings three or more stories tall, and Collier County’s milestone inspection registry lists no Stonebridge buildings. We have not yet confirmed story counts from the recorded condominium plans, so treat this as our reading of the records, not a certification. The routes to certainty are the declaration’s plot plans and survey exhibits, the certificates of occupancy for the nine buildings, and a written statement from the association.

Two Stories Does Not Mean No Reserves

Two stories does not mean no reserves: under section 718.112(2)(f), a condominium generally must fund reserves for roofs, painting, paving and items over $10,000 unless owners vote to waive them. Ashton Oaks’ 86 percent fee rise since 2019 is consistent with an association funding those reserves at today’s replacement costs, but the budget is the record, not our inference.

The Chapter 718 Resale Disclosures

Section 718.503 requires a selling unit owner to give the buyer, before the contract is signed, the declaration, articles of incorporation, bylaws and rules, the most recent year-end financial information, the association’s frequently asked questions document and the other items the statute lists, which since the 2022 to 2025 reforms include the milestone inspection summary and SIRS where they apply. A buyer who does not receive them before signing may cancel within three days after receiving them, up to closing. Under section 718.116, a buyer becomes jointly liable for unpaid assessments, which is why the condominium estoppel matters at closing.

What an Ashton Oaks Buyer Should Ask For

  • The current budget, the reserve schedule and the most recent year-end financial statement.
  • A written statement on whether a milestone inspection or SIRS applies to the Ashton Oaks buildings, and why.
  • The master insurance declarations page, the hurricane deductible and whether the association carries flood coverage.
  • Minutes of the last year of board meetings, for roof, painting, paving or special assessment discussions.
  • The current rules, lease package and pet rules, and the garage or parking assignment for the unit.

Hurricanes, Flood Zone and Insurance at Ashton Oaks at Stonebridge

Ashton Oaks at Stonebridge maps in FEMA shaded Zone X at our test point on Ashton Oaks Lane, outside the Special Flood Hazard Area, with street ground at about 10 feet above sea level. The association insures the buildings under a master policy; each owner carries an HO-6 policy for the interior and contents.

The Flood Map at Ashton Oaks Lane

On September 23, 2026 we geocoded 2264 Ashton Oaks Lane with the U.S. Census geocoder and queried that point against FEMA’s National Flood Hazard Layer. It returned shaded Zone X, not in the Special Flood Hazard Area, on FEMA flood map panel 12021C0194J, effective February 8, 2024. Ground elevation at the same point read 9.99 feet NAVD88 on the USGS 3D Elevation Program’s one-meter lidar. Across Stonebridge, 17 of our 21 test points were shaded Zone X and four were Zone AE, all four outside Ashton Oaks, on Springberry Circle, Wexford Court and at 1940 Willow Bend Circle. Our checks are street points, not building footprints: confirm any unit with the building’s elevation certificate or a lender flood determination.

The Nearest Base Flood Elevation

The FEMA base flood elevation line nearest the southeast lakes by Heatherwood, Ashton Oaks and Braeburn reads 9.5 feet NAVD88. Our Ashton Oaks street point reads 9.99 feet, about half a foot above that line; applying the line to specific buildings is our inference, and building pads usually sit above street grade. The AE polygon at Stonebridge follows the golf-course lake system, by our reading of the geometry.

No Letter of Map Change on Ashton Oaks

FEMA’s February 2024 revalidation letter 18-04-0009V lists the Stonebridge letters of map change obtained from 1998 to 2008, for Braeburn, Carrington, Heatherwood, Manchester Court and Thornbrooke lots and buildings. No Ashton Oaks building appears on that list, and no map revision (LOMR) applies to the community. At a shaded-X location, a building did not need one.

Evacuation and Storm Surge

Evacuation zones are set by Collier County. The state’s planning layer and a 2024 county order describe the area differently, so check your exact address in Collier County’s Know Your Zone lookup before relying on any zone letter. For Hurricane Ian in 2022, Collier’s mandatory evacuation covered only Zone A, the immediate coast west and south of US 41. The state’s surge planning zone was not tested at the Ashton Oaks point; most Stonebridge points returned Category 2 in that planning model, which is a planning model, not a forecast or a depth.

The Storm Record

No surge flooding of Stonebridge is recorded in the National Weather Service or National Hurricane Center storm reports for Ian (2022), Helene or Milton (2024). The National Hurricane Center’s Ian report placed the most severe Bonita and North Naples impacts at the immediate coastline. The club’s own hurricane guide says Irma in 2017 “moved some fairly heavy objects” in the community. That describes the record, not any one unit; the seller’s disclosure and the association’s claims history speak to a specific building.

Built Before the Florida Building Code

The Ashton Oaks buildings date from 1997 and 1998, after Hurricane Andrew but before Florida’s first statewide building code took effect on March 1, 2002. Stonebridge lies between the 160 and 170 mph lines on the Florida Building Code’s Risk Category II wind map, inside the wind-borne debris region, so new or replacement glazed openings need impact-rated products or approved shutters, by our application of the published threshold; a permit reviewer decides each job.

The Master Policy and the HO-6

Under section 718.111(11), the Ashton Oaks association must insure the condominium property for its full insurable value, with replacement cost determined at least every three years. The master policy excludes floor, wall and ceiling coverings, electrical fixtures, appliances, water heaters, built-in cabinets and countertops, and window treatments inside the unit. The owner carries an HO-6 policy for those items and contents; under section 627.714 it must include at least $2,000 of loss-assessment coverage. Our advice: raise loss-assessment coverage toward your share of the association’s hurricane deductible, which is not public and arrives in the resale package.

Citizens and Flood Coverage

Citizens Property Insurance requires flood coverage on its personal residential wind policies, reaching all policies on January 1, 2027, but states that “condominium unit-owner policies, tenant content policies, and policies that exclude windstorm or hail coverage are not required to purchase flood insurance coverage.” An Ashton Oaks HO-6 through Citizens is exempt, by our reading; building flood coverage is the association’s decision.

Which Schools Serve Ashton Oaks at Stonebridge?

For the 2026-2027 school year, Collier County Public Schools zones every Ashton Oaks at Stonebridge address to Pelican Marsh Elementary, Pine Ridge Middle and Aubrey Rogers High School, all rated A by the Florida Department of Education in 2026. Zones can change; confirm the exact address with the district’s lookup.

How the Zones Were Checked

A street search of Ashton Oaks Lane in the Collier County Public Schools zone database, the lookup behind the district’s school zone map, returned 62 address records for zone year 2027, and all 62 returned the same three schools with no rezone flag. Across Stonebridge, 132 of 132 records returned the same assignment.

Aubrey Rogers High opened in August 2023 as Collier’s first new high school in 19 years; older listing fields for this area can carry a stale high school. Collier County Public Schools earned an A for the ninth consecutive year in 2026. Families who want a different public school can apply through the district’s Parental Choice program, subject to capacity, with transportation not provided.

County Permits and Recorded Work at Ashton Oaks at Stonebridge

The public record for Ashton Oaks at Stonebridge shows its 1997 declaration, its 1998 Phase II amendment, the association’s 2018 reinstatement and no milestone inspection filing. Building-permit histories for the nine buildings were not pulled for this guide, so roof and window dates are a question for the association.

What Was Not Pulled, and the Route

Collier County permit records for re-roofing, window and door replacement and structural repairs at 2240 to 2304 Ashton Oaks Lane were not searched for this guide, and we make no claim about when the roofs were last replaced. The permit history is public through Collier County Growth Management’s permit search, and the association’s minutes and reserve schedule record the same work from the owners’ side. For a buyer’s insurer, the roof permit date is the single most useful line.

What Is Being Built Near Ashton Oaks at Stonebridge?

The biggest coming change near Ashton Oaks at Stonebridge is Collier County’s widening of Airport-Pulling Road from four to six lanes along Stonebridge’s west side, a $42 million project with no noise wall. Ashton Oaks sits on the community’s east side, away from that frontage.

Airport-Pulling Road Goes to Six Lanes

The county’s 60 percent design handout from March 27, 2025 puts the widening, from Vanderbilt Beach Road to Immokalee Road, at $42.0 million, with a 6-foot sidewalk on the Stonebridge side. The county said construction was “anticipated to begin in June 2026 and last up to two years.” Its comment responses say its traffic noise study found no barrier “cost reasonable and feasible,” so no wall will be built. For Ashton Oaks, the effect is mainly on trips out the Airport-Pulling gate; the neighborhood is not on that edge.

How Does Ashton Oaks at Stonebridge Compare to the Other Stonebridge Country Club Neighborhoods?

Do I owe the clubhouse renovation fee balance when I sell?

No lump sum, on our reading. The $1,920 renovation line is billed at $480 a quarter until February 2035, so a seller owes only the installments due through closing. Confirm it on your estoppel.

What is the membership transfer fee?

$600 for FY2027, paid to the master association for processing the club membership transfer to the buyer.

Can I put a For Sale sign on my Ashton Oaks unit?

No. The club’s rules bar “For Sale” and “Open House” signs on the home or in vehicles. Registered open houses may use the approved green-on-white sign, noon to 5 p.m., twice a week at most.

Can I hold an open house at Ashton Oaks?

Yes, registered with the association office by 1:00 p.m. Friday, using only the approved sign, plus one sign at the Winding Oaks Way intersection for a side-street home.

What documents must I give an Ashton Oaks buyer?

Under section 718.503, the declaration, articles, bylaws and rules, the latest year-end financial information, the association’s frequently asked questions document and the other listed items, including the milestone and SIRS items where they apply. Without them before signing, a buyer can cancel within three days of receiving them.
