Braeburn is four floor-area plans on the county roll, 1,761 to 2,182 square feet, and the recorded sales say the smaller lower-level plans have been selling for as much as the larger upper-level plans. Every owner also carries a condominium fee and the club layer, and an outside buyer brings $18,399 to the master association at closing. Recent Braeburn at Stonebridge track record (last 12 months): In the last 12 months Braeburn at Stonebridge has seen 4 resales in the Southwest Florida MLS Matrix (pulled September 24, 2026, closings dated September 25, 2025 to September 24, 2026): $655,000, $701,500, $710,000 and $799,000, the last the highest-priced Braeburn sale in the window. Four sales are too few for a median to carry weight, so we widened the window to the first one with ten or more sales: the Collier County Property Appraiser’s sales file records 11 DOR-qualified Braeburn resales in the 24 months since September 2024, at a median of $665,000 and a range of $635,000 to $799,000. The Matrix pull did not break out Braeburn’s sale-to-list ratio; across all 33 Stonebridge closings in the same twelve months the median sold-to-list ratio was 95.43%. The pull also did not record the listing office on each closing, so we do not claim a represented-sale count for Braeburn here. Living in Braeburn at Stonebridge means a coach home in a six-unit building on Winding Oaks Way, the loop road of Stonebridge Country Club, with the condominium association handling the exterior, landscaping, irrigation and pool, and a bundled club membership that comes with the deed: golf with no green fees, tennis, fitness and four dining venues.
Braeburn is the second-largest neighborhood in Stonebridge by unit count, with 132 homes against Carrington’s 136, and the largest of the three condominiums the club labels “coach homes,” ahead of Middleburg’s 84 and Ashton Oaks’ 52. It is also the most owner-occupied condominium in the club: 66 of its 132 units, exactly half, carry a Florida homestead exemption on the Collier County Property Appraiser roll (tax year 2026 preliminary), against 40.4% at Ashton Oaks, 34.5% at Middleburg and 16.9% at Carrington. What follows is daily life at Braeburn, drawn from the recorded documents, the club’s own pages and the county’s records.
Braeburn at Stonebridge is a residential condominium governed by Chapter 718 of the Florida Statutes, inside a master community governed under Chapter 720. The county roll carries it as condominium “BRAEBURN AT STONEBRIDGE A CONDOMINIUM,” with 132 unit parcels, and Florida’s Division of Condominiums lists it as project PR1P024388, “Braeburn at Stonebridge, a Condo,” 132 units, with a declaration date of September 9, 1998 (DBPR condominium extract, retrieved September 26, 2026). The Declaration of Condominium was recorded that day in the Collier County Official Records at Book 2459, Page 3000, instrument 2369542, and runs 103 pages in the Clerk’s index (Collier Clerk COR Access).
The association is Braeburn at Stonebridge Condominium Association, Inc., Florida not-for-profit corporation N97000005324, filed September 19, 1997, with Amended and Restated Articles filed May 13, 2009 (Florida Division of Corporations). Paramont Property Management, 5629 Strand Blvd, Suite 412, Naples 34110, is its manager and registered agent.
So every Braeburn owner belongs to two bodies at once: the Braeburn condominium association, which runs and maintains the buildings and common elements, and Stonebridge Country Club Community Association, Inc. (Sunbiz N47808), which is both the master homeowners association and the club, and which bills the $17,600 FY2027 club layer. There is no community development district.
All 132 Braeburn homes have a Winding Oaks Way address between 1570 and 1685, always with a unit number; Winding Oaks Way houses numbered 1704 to 1842 are Thornbrooke and 1848 to 1996 are Hawthorne Estates, and the clubhouse is 2100 (Collier County Property Appraiser roll). By our measurement from the FEMA test point at 1630 Winding Oaks Way, Braeburn sits about 0.3 mile south of the clubhouse in a straight line, toward the community’s southeast lakes.
A coach home in Stonebridge’s usage is a condominium building styled like a large house, with units on two levels. The club’s Cost of Ownership page labels exactly three condominiums “coach homes”: Ashton Oaks, Braeburn and Middleburg. Braeburn’s buildings each hold six units, and the county roll shows the same floor-area pattern in every building: two plan sizes on the lower level (1,761 and 1,895 square feet of county base area) and two on the upper level (2,172 and 2,182). We read the buildings as two stories from that pattern; the recorded plot plans would certify it, and we have not read them.
Ashton Oaks and Braeburn share the same four plans, which is why both carry a median just value of $561,954 on the 2026 preliminary roll.
Half of Braeburn is owner-occupied year-round, the highest homestead share of the six Stonebridge condominiums (66 of 132, Collier County Property Appraiser roll, tax year 2026 preliminary), between the club’s seasonal condominiums (Carrington 16.9%) and its single-family streets (Hawthorne Estates 78.2%). Braeburn suits the downsizer who wants 1,761 to 2,182 square feet, no yard and a club calendar outside the door.
Five things buyers sometimes assume. No private pools: the county roll records a private pool on none of the 132 units; the condominium fee pays for a neighborhood pool, and the club’s resort-style pool is by the Bistro. No clubhouse or gym inside Braeburn: fitness, tennis and dining run through the club. No age restriction: Stonebridge is not a 55-plus community. No pets for tenants: the Braeburn lease form states “PETS ARE PROHIBITED IN LEASED UNITS.” No verified garage count: Braeburn is a coach-home product and garages are likely, but no public document we read states garages per Braeburn unit; the declaration’s limited common element exhibits will.
Braeburn at Stonebridge recorded 11 DOR-qualified resales in the 24 months since September 2024, at a median of $665,000 and a range of $635,000 to $799,000 (Collier County Property Appraiser sales file). Four closed in the Southwest Florida MLS in the twelve months to September 24, 2026, all within 14 days of listing, and none was listed that day.

Braeburn is a thin market by count and a narrow one by price, so we lead with the first window that holds ten or more county sales, list the recent MLS closings one by one, then break the record down by plan and year. The multi-year figures here are Collier County recorded sales, not MLS figures; a wider MLS window was not pulled for this guide.
The first window with ten or more sales is 24 months. The Collier County Property Appraiser’s sales file (newest Braeburn recording February 27, 2026) holds 11 DOR-qualified resales since September 2024, at a median of $665,000 (n=11, odd, so the median is the sixth sale in order), a low of $635,000 and a high of $799,000. None was a first sale from a builder; Braeburn’s last developer sales closed in early 2002. The eleven deeds total $7,564,500, and the mean of the eleven per-sale prices per county base square foot is $344.06 (median $350.92).

For the four: total volume $2,865,500; median sold price $705,750 (n=4, even, the mean of $701,500 and $710,000); median days on market 7 (the mean of 6 and 8); and a mean of per-sale prices per MLS living square foot of $354.67, our arithmetic. The MLS shows 2,120 square feet of living area at 1590 Winding Oaks Way for a unit the county carries at 1,895 square feet of base area, which is why county and MLS per-foot figures are never compared here.
Three of the four also appear in the county’s qualified set at the same price; the June 2026 closing appears as a $710,000 deed dated June 26, 2026 that the county coded as not qualified.
For context, all of Stonebridge recorded 33 MLS closings in the same window, $21,787,500 in volume, a median of $504,500 (n=33), a median of 26 days on market and a median sold-to-list ratio of 95.43%; its 25 condominium closings had a median of $440,000 and a 96.00% sold-to-list ratio. Braeburn’s four closings, at 0 to 14 days, were the fastest set of any Stonebridge neighborhood with more than one closing.
Nothing, on the day of the pull. On September 24, 2026 the Southwest Florida MLS showed nine actives across Stonebridge, $389,000 to $995,000, and none in Braeburn: 0.0 months of supply at Braeburn’s pace of four closings a year, against about 3.3 months for Stonebridge as a whole (nine actives against 33 closings), our arithmetic. Braeburn is under-supplied rather than slow, and an owner who lists this fall has no Braeburn competition.
The plan is the first cut of a Braeburn price, and the record does not run the way a buyer might expect. In the 24-month county set, the six sales of the two smaller lower-level plans (1,761 and 1,895 square feet) ranged from $650,000 to $799,000, with a median of $667,500 (n=6, even, the mean of $665,000 and $670,000). The five sales of the larger upper-level plans (2,172 and 2,182 square feet) ranged from $635,000 to $769,000, with a median of $650,000 (n=5). Per county base foot, the lower-level sales averaged $370.58 and the upper-level sales $312.23 (means of per-sale ratios).
In other words, buyers have been paying at least as much for about 300 fewer square feet on the lower level. The public record does not say why. Our reading, from how coach-home buyers shop in Naples, is that ground-level entry without stairs weighs heavily for Braeburn’s downsizing buyer; condition, view and updates move individual prices too. Price a Braeburn home against its own level first, and against the building-wide median second.

The story is a 2022 to 2024 climb, a 2024 peak and an easing since: the 2025 median of $655,000 sits 14.8% below the 2024 median of $769,000 (our arithmetic), while the 2025 count, nine qualified sales, was the most since 2021.
The highest qualified Braeburn sale on record is $850,000, recorded August 27, 2024 at 1675 Winding Oaks Way for a 1,895 square foot lower-level plan (Collier County Property Appraiser sales file). The first sales from the developer ran from September 1998 to early 2002: the county file holds 131 qualified first sales at a median of $234,100, from $166,700 to $303,600. Since then, 170 qualified resales have recorded at a median of $347,000 across all years. Today’s 24-month median of $665,000 is about 2.8 times the original median price, our arithmetic.
This is a public-record sale, not one of ours. The most recent Braeburn closing is a 1,895 square foot home at 1595 Winding Oaks Way that sold for $710,000 on June 30, 2026 after 8 days on market (Southwest Florida MLS Matrix, pulled September 24, 2026). That works out to $374.67 per MLS living square foot. It was the third sale in the same building in about eleven months: a 2,172 square foot upper-level home there recorded at $650,000 on August 11, 2025, and a 2,182 square foot upper-level home at $701,500 on February 27, 2026 (Collier County Property Appraiser sales file).
Three things stand out. The smaller lower-level home sold for $8,500 more than the larger upper-level home four months earlier, the level premium in action. It sold in eight days in June, outside the season. And the county coded the deed as not qualified, so anyone pulling only county qualified sales will not see it. Before we price a Braeburn home, we check all three.

Braeburn at Stonebridge was among the last neighborhoods of Stonebridge Country Club’s buildout: its association was filed in September 1997, its condominium declaration recorded September 9, 1998, and its buildings rose in phases from 1998 to 2001, with the last developer unit sales closing in early 2002, after owners took control of the master association.

The land began as Southampton at Naples, zoned by Collier County in 1988 and re-approved as a 313.5-acre planned unit development by Ordinance 92-24 on April 28, 1992 (PUD Master List); the golf course opened that February under Southampton Development Corporation. Taylor Woodrow Communities took over the developer’s rights by an assignment recorded October 14, 1994 and renamed the community. “The revised logo, street and neighborhood names were derived from locations and fixtures found in England,” per the club’s history, which is where Braeburn’s name comes from.
Braeburn at Stonebridge Condominium Association, Inc. was filed with the state on September 19, 1997 (Sunbiz N97000005324), the last of the six Stonebridge condominium associations to be formed, after Heatherwood and Middleburg (April 1995), Carrington (April 1996) and Ashton Oaks and Willow Bend (May 1997) (Florida Division of Corporations).
The Declaration of Condominium for Braeburn at Stonebridge was recorded on September 9, 1998 as instrument 2369542 at Official Records Book 2459, Page 3000, 103 pages in the Clerk’s index, and the Clerk’s party index for it includes the master association, Stonebridge Country Club Community Association (Collier Clerk COR Access). It was the last of the six Stonebridge condominium declarations, following Heatherwood (1995), Middleburg (1995), Carrington (1996), Ashton Oaks (1997) and Willow Bend (1997). Two amendments followed during the buildout: one recorded December 10, 1999 (OR 2620, Page 861) and one recorded September 19, 2000 (OR 2723, Page 428).
Braeburn went up in phases, and the county roll shows the pace: 24 units carry a 1998 year built, 30 carry 1999, 36 carry 2000 and 42 carry 2001, which is 4, 5, 6 and 7 buildings a year (Collier County Property Appraiser roll, tax year 2026 preliminary). FEMA letters of map change filed during the buildout name “Braeburn Ph 2” (June 20, 2001) and Braeburn buildings 7 and 8 to 15 (April 18, 2003), and completion certificates for Phase 3 Buildings 10 and 11 were recorded October 10, 2001 (OR 2906, Pages 1304 and 1342). Developer assignments of Phase 3 Buildings 10 and 11 units are dated November 28, 2001 to January 2, 2002, so the last Braeburn sales from the developer closed after the November 1, 2001 turnover of the master association to owners.
Owners have run Braeburn since the buildout. In 2009 the association filed Amended and Restated Articles of Incorporation with the state (May 13, 2009), and the club’s member-only Braeburn document page lists “Amended Condo Docs 2009” and a “Braeburn Amendment Declaration 2017,” along with the Braeburn Rules and Regulations, year-end financials (revised December 2023), a master association resolution and the condominium association’s insurance policy (club Braeburn documents index, titles only, files behind the member login). We have read the titles, not the contents; a buyer receives the current versions in the resale package.
Braeburn at Stonebridge is the largest coach-home condominium in Stonebridge Country Club, and on September 24, 2026 it had no active listing at all in the Southwest Florida MLS, while its four closings in the prior twelve months took 0 to 14 days on market. In a market that thin, the seller who prices to the plan and has the documents in the file first is the seller who sets the next comparable.

Collier County Property Appraiser roll, tax year 2026 preliminary. The county’s median base area for Braeburn is 2,034 square feet (n=132, even, the mean of 1,895 and 2,172), which is exactly what a 22, 44, 22, 44 split produces.
The county roll does not carry bedrooms or bathrooms for Braeburn units, and the recorded plans we would read them from are in the declaration exhibits. We do not publish a bedroom count we have not verified. The same is true of garages: Braeburn is a coach-home product and the club’s coach-home label implies them, but no public document we read states garages per Braeburn unit. Middleburg’s lease form, for comparison, confines parking to “garages or driveways.” Ask for the declaration’s limited common element exhibit and the unit’s floor plan in the first week of any contract.
A Braeburn at Stonebridge coach home comes with the Braeburn neighborhood pool and grounds paid through the condominium fee, and with automatic, bundled, non-equity membership in Stonebridge Country Club: an 18-hole Gene Bates course redesigned by Kipp Schulties in 2023, five Har-Tru tennis courts, a fitness center, a resort-style pool and four dining venues.
Inside the neighborhood, the condominium association provides “property management, landscaping, irrigation, building exterior maintenance, pool, and reserves,” in the club’s summary on its Cost of Ownership page. Braeburn has no clubhouse, gym or courts of its own; unlike Middleburg, which owns a 0.17-acre recreation parcel at 2068 Aberdeen Lane on the county roll, Braeburn has no separately assessed recreation parcel on the roll, so by our reading its pool is part of the condominium property.
“When you purchase a home in Stonebridge, you are automatically a member of the country club. There are no equity or deposits required to become a member,” per the club’s membership page. The club is owned by its members through the master association, which holds title to the golf course and clubhouse. Membership conveys use of:
Braeburn at Stonebridge owners pay a condominium association fee of $7,552 a year for calendar 2026, billed quarterly at $1,888 by the association’s manager, plus the FY2027 Stonebridge Country Club layer of $17,600 a year, billed at $4,400 a quarter. Together that is $25,152 a year, or about $2,096 a month.
The club’s FY2027 fee schedule lists the condominium association fees as calendar 2026 figures, billed quarterly by each association’s manager: Braeburn $7,552. That places Braeburn second-highest among the six Stonebridge condominiums, behind Ashton Oaks at $7,800 and ahead of Willow Bend ($7,500), Middleburg ($7,080), Carrington ($6,024) and Heatherwood ($5,300 plus $200 a year for garage owners).

From the FY2019 page to calendar 2026 the Braeburn fee rose 52%, our arithmetic, less than Ashton Oaks (86%), Willow Bend (97%) and Middleburg (65%) over the same span. The fee was flat from calendar 2025 to 2026. The club’s documents do not say why condominium fees rose in 2024 and 2025; that period coincides with Florida’s post-Surfside reserve rules and higher condominium insurance costs statewide, but the cause for Braeburn is in its budgets, which are association records.
In the club’s words, condominium fees “primarily cover property management, landscaping, irrigation, building exterior maintenance, pool, and reserves.” The Braeburn budget, reserve schedule, master insurance policy and hurricane deductible are not published; the club lists the association’s insurance policy and year-end financials only behind its member login. A buyer receives the budget and financial report in the resale package, and an owner can inspect the association’s official records under s. 718.111(12), Florida Statutes.
Braeburn at Stonebridge’s full carrying cost has four layers: the $7,552 calendar-2026 condominium fee, the $17,600 FY2027 club layer, a median 2026 preliminary property tax bill of $4,850, and the owner’s HO-6 insurance. An outside buyer also pays $18,399 to the master association at closing, most of it a $17,500 capital contribution.

An outside buyer pays a one-time, non-refundable New Owner Capital Contribution of $17,500 at closing. The club’s FY2027 fee schedule lists the existing-owner (internal) capital contribution as $0, and its Cost of Ownership page says current residents “do not pay a resale if they are a single home owner and purchase within one year of the sale of their previous home.” Until April 2025 the contribution followed a Declaration formula, about $6,197 for an outside buyer in FY2025; we have not located the recorded amendment that changed it. The Braeburn association issues its own estoppel on top of the master’s.
Braeburn’s median 2026 preliminary tax bill is $4,850 (n=132, even, the mean of $4,811 and $4,889), on a median just value of $561,954 (Collier County Property Appraiser roll, tax year 2026 preliminary). The bill carries North Collier Fire Control and Rescue District (1.0000 mills) and Collier Mosquito Control District (0.1331 mills) among its levies, and no non-ad-valorem assessment. Homesteaded owners pay less than the median because of the exemption and the assessment cap; a buyer’s first bill resets to market value, so budget from the purchase price, not the seller’s bill.

Add the unit owner’s HO-6 policy, flood coverage if you choose it, and usage (cart fees, dining and classes). Among Stonebridge’s ten neighborhoods, only Ashton Oaks ($25,400) carries higher recurring association charges than Braeburn’s $25,152.

Braeburn at Stonebridge is governed by two sets of recorded documents: its own Declaration of Condominium (OR 2459, Page 3000, September 9, 1998, amended in 1999, 2000, 2009 and 2017) and the Stonebridge Country Club master Declaration, recorded in 1995 and restated for the owner era, plus the club’s rules and the Braeburn Rules and Regulations.

The operative master instrument is the Amended and Restated Declaration of Covenants, Conditions and Restrictions for Stonebridge Country Club, recorded March 17, 1995 (OR 2040, Page 1), restated for the owner era and posted by the club in 2019 (archived copy). Its rules that reach Braeburn:
Braeburn at Stonebridge is not a 55-plus community. The Stonebridge Country Club master Declaration carries no age restriction, and neither the club, the state condominium record nor the Braeburn lease form we read describes Braeburn as housing for older persons, so buyers of any age may own there.
Braeburn does attract downsizers, which is a market pattern, not a rule: half of its units are homesteaded, and single-level coach homes of 1,761 to 2,182 square feet suit owners leaving a larger house. Families are welcome, and the schools section below shows the three A-rated public schools that serve Braeburn addresses. If a buyer needs certainty on any occupancy rule, the 2009 amended Braeburn documents are the place to confirm it.
Braeburn at Stonebridge coach homes can be leased within two sets of rules: the master Declaration’s 30-day minimum and cap of four leases a calendar year for a whole unit, and the Braeburn condominium association’s own approval, which its lease form says the board grants within 30 days, for a $100 non-refundable fee.

The form does not state a minimum lease term; that sits in the Braeburn declaration, and the master Declaration’s 30-day minimum applies to every Stonebridge home regardless.
With a 30-day minimum and at most four leases a year, Braeburn suits seasonal and annual tenants, not vacation rentals, and a January tenant should apply by early December. Condominium lease packages include a membership-transfer payment to the club (the forms posted on the club site, dated 2019 and 2020, show $450); confirm the current amount with the association.
Under the master Declaration, an owner’s club rights “may be delegated to a lessee subject to compliance with the Rules and Regulations,” and tenants pay renter rates, for example $92 for 18 holes with a cart from January to April. The Braeburn form we read has no Carrington-style clause taking club rights from the owner during a lease.
Braeburn at Stonebridge owners may keep household pets under the Stonebridge master Declaration, “not to exceed a reasonable number determined by the Board,” leashed outside the unit and never on the golf course. Tenants may not keep pets: the Braeburn lease form states “PETS ARE PROHIBITED IN LEASED UNITS.”
The master Declaration (archived copy) allows “dogs, cats, or other usual and common household pets.” Owners must pick up after pets (fine up to $50 per occurrence), the Board may require removal of a nuisance pet (fines up to $50 a day), and commercial breeding is barred. The club’s Golf Rules keep pets off the golf course at all times.
Condominium documents can be stricter than the master, and weight, breed or number limits for owners, if any, sit in the Braeburn declaration and rules, which are member-only on the club site. A buyer with a large dog should ask for the pet section of the Braeburn rules before writing an offer. The nearest dog park is Rover Run at Collier County’s Veterans Community Park, about 1.7 miles from the club.
Braeburn at Stonebridge appears to be a condominium of two-story buildings, and Florida’s milestone inspection and structural integrity reserve study (SIRS) laws apply to condominium buildings three or more stories tall. Collier County’s milestone registry lists no Stonebridge building. Chapter 718 still governs Braeburn’s reserves, records, estoppels and resale disclosures.
Stonebridge’s six condominiums appear to be two-story buildings: unit numbers run in 100 and 200 series, and the county roll shows a consistent lower-floor and upper-floor size pattern in every building, at Braeburn 1,761 and 1,895 square feet below and 2,172 and 2,182 above. Florida’s milestone inspection law and SIRS requirement apply to condominium buildings three or more stories tall, and Collier County’s milestone inspection registry lists no Stonebridge buildings. We have not yet confirmed story counts from the recorded condominium plans, so treat this as our reading of the records, not a certification. The route to certainty is the declaration’s survey and plot-plan exhibits (instrument 2369542) or the buildings’ certificates of occupancy, and the association can confirm it in writing.
If Braeburn’s buildings are two stories, neither the milestone inspection nor the SIRS mandate applies to them, per the DBPR condominium FAQ. That is a real advantage over taller Naples condominiums, where SIRS funding has driven large fee increases and special assessments.
Two stories does not mean no reserves. Under s. 718.112(2)(f), a condominium generally must fund reserves for roofs, painting, paving and any item over $10,000 unless owners vote to waive them. Braeburn’s 25 to 28 year old buildings are in roof-cycle territory, so read the roof and painting reserves in the budget before the inspection period ends.
Under s. 718.503, a selling owner delivers the declaration, articles, bylaws, rules, the latest year-end financial report and the governance summary, and a buyer who has not received them may cancel within the statutory window. The estoppel under s. 718.116 is capped at $299 for a current account after the 2024 amendments (HB 979 staff analysis).
Braeburn at Stonebridge maps in FEMA shaded Zone X at both street points we tested, 1630 and 1595 Winding Oaks Way, outside the Special Flood Hazard Area. FEMA letters of map change cover Braeburn Phase 2, buildings 7 to 15 and building 1, and no surge flooding of Stonebridge is recorded for Ian.
The effective FEMA flood map for Braeburn is panel 12021C0194J, effective February 8, 2024. On September 23, 2026 the street point at 1630 Winding Oaks Way returned shaded Zone X, not in the Special Flood Hazard Area, with a ground elevation of 9.38 feet NAVD88 from the USGS 3D Elevation Program; 1595 Winding Oaks Way also returned shaded Zone X (FEMA National Flood Hazard Layer; USGS 3DEP). Shaded Zone X is the 0.2 percent annual chance area: outside the zone that triggers a federally backed lender’s flood requirement, but not minimal hazard either.
Our checks are street points, not building footprints; the nearest FEMA base flood elevation lines, by the southeast lakes near Heatherwood, Ashton Oaks and Braeburn, read about 9.5 feet NAVD88. Confirm any building with its elevation certificate; Collier County’s Flood Info Hotline, (239) 252-2942, checks for one on file (2026 Floodplain Protection Newsletter).
FEMA’s revalidation letter 18-04-0009V, effective February 9, 2024, carries forward three letters of map change that name Braeburn: 01-04-2330A (June 20, 2001) for Braeburn Phase 2 and Carrington Phase 3; 03-04-3790A (April 18, 2003) for Braeburn buildings 7 and 8 to 15; and 07-04-4087A (June 19, 2007) for Braeburn building 1 (FEMA revalidation letter). In practice that means the developer and owners documented, building by building, that these structures sit above the mapped flood level of their time. A buyer in one of those buildings should ask the association for a copy of the letter and ask the insurer or lender whether it will rely on it.
No surge flooding of Stonebridge is recorded in the National Weather Service or National Hurricane Center storm reports for Ian (2022), Helene or Milton (2024). The club’s hurricane guide notes that Irma in 2017 “moved some fairly heavy objects” in the community. Evacuation zones are set by Collier County. The state’s planning layer and a 2024 county order describe the area differently, so check your exact address in Collier County’s Know Your Zone lookup before relying on any zone letter.
Every Braeburn building was built from 1998 to 2001, after Hurricane Andrew and before Florida’s first statewide building code in March 2002. Stonebridge lies between the 160 and 170 mph lines on the Florida Building Code’s Risk Category II wind map, inside the wind-borne debris region, so by our reading of the code threshold, replacement glazed openings need impact-rated products or approved shutters. In a condominium, the roof, exterior walls and, depending on the declaration, windows and doors are association responsibilities; ask for the dates of the last roof replacement and any window or shutter program, building by building.
Under s. 718.111(11), the Braeburn association insures the condominium property for its full insurable value, and the unit owner carries an HO-6 policy for interior finishes, fixtures, appliances and contents. Under s. 627.714, an HO-6 must include at least $2,000 of loss-assessment coverage; our advice is to raise it toward your share of the association’s hurricane deductible. Citizens Property Insurance’s flood mandate, which reaches all personal residential wind policies by January 1, 2027, does not apply to condominium unit-owner policies, per Citizens. Braeburn’s master policy, its hurricane deductible and whether it carries master flood coverage are not public; they arrive in the resale package.

Braeburn at Stonebridge addresses are zoned for the 2026-2027 school year to Pelican Marsh Elementary, Pine Ridge Middle and Aubrey Rogers High School, all rated A by the Florida Department of Education in 2026, per Collier County Public Schools’ own address database. Confirm any address with the district’s lookup before an offer.
The district’s zone database returned seven address records for 1630 Winding Oaks Way, and all seven returned Pelican Marsh Elementary, Pine Ridge Middle and Aubrey Rogers High, with no rezone flag (CCPS zone query for 1630 Winding Oaks Way; district school zone map). Across all of Stonebridge, 132 of 132 address records returned the same three schools.

Aubrey Rogers High opened in August 2023 as Collier’s first new high school in 19 years; older listing fields for this area can carry a stale high school. Collier County Public Schools earned an A for the ninth consecutive year, per its 2026 Accountability Brief.
Braeburn at Stonebridge’s public record of building work is its recorded buildout trail: the 1998 declaration, 1999 and 2000 amendments, Phase 3 completion certificates in 2001 and FEMA map-change letters from 2001 to 2007. Recent association work, such as roofs, is in county permit files and association records we have not read.
The declaration (OR 2459, Page 3000, 1998), two buildout amendments (1999 and 2000), the Phase 3 Building 10 and 11 completions (October 10, 2001), the three Braeburn letters of map change of 2001, 2003 and 2007, and a 1998 to 2001 year built on every unit. The 2009 and 2017 Braeburn documents are member-only.
We did not pull Braeburn’s roof, window or structural permits for this guide, and we do not state roof replacement dates we have not seen. Collier County’s Growth Management Department publishes permit records and monthly building permit reports, and notices of commencement for association projects are recorded with the Clerk. For a specific building, ask the association for its roof and exterior maintenance history and check the building’s permits by address before your inspection period ends.
Braeburn at Stonebridge sits inside a closed-out, fully built planned unit development, so nothing new will be built on its streets. The changes around it are roads and neighbors: Airport-Pulling Road widening to six lanes on Stonebridge’s west edge, a Livingston Road flyover at Immokalee Road, an I-75 interchange rebuild and new apartments and workforce housing nearby.
Collier County plans to widen Airport-Pulling Road from four to six lanes from Vanderbilt Beach Road to Immokalee Road, along Stonebridge’s west side, a $42.0 million project expected to take up to two years, with no noise wall because the county’s study found none “cost reasonable and feasible” (design handout; comment responses). Braeburn sits roughly three-quarters of a mile east of that road by our map measurement, so the work zone matters more than the noise.
Daily life at Braeburn at Stonebridge runs through two gated entrances, the Winding Oaks Way loop and a short drive to everything: NCH North Naples Hospital, Pelican Marsh Elementary and a Publix are each about five or six minutes from the club off-peak, I-75 about six, Vanderbilt Beach about eleven and RSW about thirty.
The origin is the clubhouse, 2100 Winding Oaks Way, at the school district’s coordinate; Braeburn is about 0.3 mile south of it in a straight line. Routes are the public OSRM router on OpenStreetMap roads, with no traffic data, so the minutes are off-peak model estimates. From January to April, Immokalee Road, US 41 and I-75 add time.

Braeburn at Stonebridge is the largest coach-home condominium in Stonebridge Country Club and its most owner-occupied condominium, with a $7,552 calendar-2026 fee, 11 qualified resales at a $665,000 median in 24 months, and among the fastest MLS sales in the club. Only Ashton Oaks shares its plans, and Middleburg is its closest rival.

Ashton Oaks at Stonebridge is the only neighborhood with Braeburn’s exact floor-area plans, and the county values both on the same schedule (median just value $561,954 in each). Ashton Oaks is smaller (52 units, built 1997 to 1998), sits beside the clubhouse on former clubhouse-tract land, charges $248 a year more ($7,800) and turns over far less: no qualified sale in its trailing twelve months, against Braeburn’s four. A buyer who wants a Braeburn-size plan steps next to the clubhouse at Ashton Oaks, and waits longer for a listing to do it.
Middleburg at Stonebridge is Braeburn’s closest substitute: 84 coach homes in six-unit buildings on Aberdeen Lane, three years older, with slightly smaller lower-level plans and a lower fee. The full head-to-head is in the next section.
Carrington at Stonebridge, Heatherwood at Stonebridge and Willow Bend at Stonebridge are the club’s eight-unit condominiums, with plans of 1,183 to 1,592 square feet and recorded medians of $400,000 to $450,000 in their ten-sale windows. They are the entry price to Stonebridge; Braeburn is the step up, with several hundred more square feet per unit and a recorded median about $215,000 to $265,000 higher.

Braeburn at Stonebridge vs Middleburg at Stonebridge is the choice between Stonebridge Country Club’s two larger coach-home condominiums: Braeburn’s 132 homes on Winding Oaks Way, built 1998 to 2001 with a $7,552 fee, and Middleburg’s 84 on Aberdeen Lane, built 1995 to 1998 with a $7,080 fee, its own recreation parcel and proven garages.

Choose Braeburn at Stonebridge if you want the newer coach-home buildings, the larger lower-level plans, a neighborhood where half your neighbors live year-round, and a market deep enough to have produced four closings in a year, each in two weeks or less. Choose Middleburg at Stonebridge if a $472 lower annual fee, a proven garage and a neighborhood recreation parcel on its own land matter more than an extra 58 to 99 square feet downstairs. A condominium of 132 coach homes in 22 six-unit buildings at 1570 to 1685 Winding Oaks Way, Naples, FL 34109, inside the gated golf community of Stonebridge Country Club. It was declared September 9, 1998 (OR 2459, Page 3000) and built from 1998 to 2001.
This is Braeburn inside Stonebridge Country Club in North Naples. It is not Stonebridge Golf and Country Club in Boca Raton, not the MLS developments “Stonebridge North” and “Stonebridge South,” and not any other Braeburn-named community in Florida.
A condominium building styled like a large house, with units on two levels. Each Braeburn building has six units: lower-level plans of 1,761 and 1,895 square feet and upper-level plans of 2,172 and 2,182, on the county roll.
