It is the largest of Stonebridge Country Club’s ten neighborhoods and its price floor: 136 condominiums in 17 buildings of eight, twelve buildings on Carrington Court and five on Harmony Lane, with nine Southwest Florida MLS closings in the twelve months to September 24, 2026 at a $410,000 median. A word on the name, because search engines blur it. This page covers Carrington at Stonebridge Condominium Association, Inc. in ZIP 34109, unincorporated North Naples. It is not Stonebridge Golf and Country Club in Boca Raton, it is not either of the separate MLS developments called Stonebridge North and Stonebridge South, and it is not any of the other Florida condominiums and subdivisions that share the Carrington name, such as Carrington Place, a Condo, in Sarasota County on the state’s condominium register. That matters at Carrington for a specific reason. Carrington is two products wearing one name. Ninety-six of its condominiums sit in twelve Carrington Court buildings with compact plans of 1,183 and 1,213 square feet; the other forty sit in five Harmony Lane buildings with the larger 1,433 and 1,592 square foot plans that Heatherwood and Willow Bend also use. Both carry the same $6,024 condominium fee for calendar 2026 and the same $17,600 FY2027 club-level charge, so the carrying cost per square foot is very different from one street to the other. Harmony Lane is also shared: house numbers 2245 to 2285 belong to Heatherwood, 2365 to 2405 to Carrington.
Recent Carrington at Stonebridge track record (last 12 months): In the last 12 months Carrington at Stonebridge has seen 9 resales in the Southwest Florida MLS Matrix (pulled September 24, 2026, closings September 25, 2025 to September 24, 2026), at a median of $410,000 (n = 9, odd, so the median is an observed sale), a range of $370,000 to $475,000, $3,713,000 in total volume and a median of 41 days on market. The highest-priced Carrington sale in that window was $475,000, for a 1,592 square foot Harmony Lane residence in August 2026. The Matrix pull recorded price, size, days on market and date for each closing but not the list price or the listing office, so we do not state a Carrington sale-to-list ratio or a represented-sale count here; across all 33 Stonebridge Country Club closings in the same window, the median sold-to-list ratio was 95.43%. The second is the carrying cost: $23,624 a year in condominium and club charges before property tax and insurance. The third is the lease rules, because a Carrington owner who rents out the unit gives up club rights for the term of the lease. Living in Carrington at Stonebridge means a condominium home in a building of eight, a condominium association that maintains the exterior, grounds and pool, and automatic membership in the Stonebridge Country Club golf club, with no yard, roof or exterior of your own to keep, at the lowest price point in Stonebridge Country Club.
Carrington holds 136 of Stonebridge’s 799 residences, 17.0 percent of the community and a quarter of its 548 condominium units, more than any other neighborhood. It is also the least expensive way in: its twelve-month county median of $410,000 (n = 7) sits below every other Stonebridge neighborhood with a recorded median except Willow Bend’s $395,000 (n = 6), and its 2026 preliminary just-value median of $329,445 is the lowest in the club (Collier County 2026 preliminary tax roll). What follows is what daily life looks like, drawn from the recorded and published documents.
Carrington at Stonebridge is a residential condominium governed by Chapter 718 of the Florida Statutes and by Stonebridge Country Club’s master declaration. Its Declaration of Condominium was recorded on May 6, 1996 as instrument 2052432, Official Records Book 2179, Page 587, 82 pages (Collier County Clerk index). Florida’s Division of Condominiums lists “Carrington at Stonebridge, a Condo” as project PR1P023650 with 136 units and the same May 6, 1996 recording date (DBPR condominium extract, read September 26, 2026).
The association is Carrington at Stonebridge Condominium Association, Inc., Florida not-for-profit corporation N96000002330, filed April 30, 1996, active, which filed Amended and Restated Articles on August 14, 2023 and its most recent annual report on April 24, 2026 (Division of Corporations search). Above it sits Stonebridge Country Club Community Association, Inc. (N47808), both the club and the master association, so every owner pays two sets of charges.
The county roll shows Carrington is really two neighborhoods sharing one declaration and one fee.

Collier County 2026 preliminary tax roll. Every building holds eight residences, four on each level, and the same plan repeats on the upper and lower level, so an end residence upstairs is the same size as the end residence below it. The Harmony Lane plans match Heatherwood’s and Willow Bend’s exactly. That gives Carrington a strange property among Stonebridge’s condominiums: the cheapest residence in the neighborhood is about 400 square feet smaller than the most expensive, yet both pay the same flat condominium fee as published by the club.
A Carrington address is a building number on Carrington Court or Harmony Lane plus a unit number. Carrington Court is Carrington’s alone. Harmony Lane is not: the roll places 2245 to 2285 Harmony Lane in Heatherwood at Stonebridge and 2365 to 2405 Harmony Lane in Carrington. A Harmony Lane listing whose house number starts with 22 is a Heatherwood residence, under a different association, a different declaration and a different fee ($5,300 for calendar 2026 plus $200 a year for garage owners). Check the house number before you compare anything, and confirm the association from the deed’s legal description, which names the condominium.
The state register still carries the address the developer filed in 1996, “Southampton Drive, Naples, FL 33942”, from the years before the community took the Stonebridge name and before ZIP 34109 applied here. No such street exists in Stonebridge today; the two Carrington streets are Carrington Court and Harmony Lane.
Carrington is the eastern edge of Stonebridge. On the coordinates returned by the school district’s address database and our FEMA queries, 2335 Carrington Court sits roughly a quarter mile east of the clubhouse at 2100 Winding Oaks Way, straight line (our arithmetic). It is also the farthest point in Stonebridge from the Gulf: about 3.4 miles straight line to the beach, against about 2.3 miles at the community’s west edge, while the club describes Stonebridge as “just three miles from the beautiful Gulf beaches” on its homepage. Its closest neighbor is Heatherwood, which shares Harmony Lane. Being on the east side also keeps Carrington farthest from the planned Airport-Pulling Road widening on the west boundary.
The roll answers this better than any brochure. Only 23 of 136 residences (16.9%) carry a homestead exemption on the 2026 preliminary roll, the lowest share in Stonebridge; Hawthorne Estates, by contrast, is 78.2 percent homesteaded. Forty-five owners mail their tax bills to Florida addresses, and the next most common owner locations are Massachusetts (20), New York (16), Ontario (7), Illinois (7) and New Jersey (7) (Collier County 2026 preliminary tax roll).
In plain terms, Carrington is a seasonal and investment neighborhood with a small full-time minority. It fills from January to April, empties in summer, and its buyers are often deciding from Boston, Long Island or Toronto in the fall.
A February weekday at Carrington might start with coffee on the screened lanai, a short drive or walk along the community’s two-mile loop to the clubhouse, and a tee time on the Gene Bates course that Kipp Schulties redesigned in 2023; members pay $35 for 18 holes with a cart in FY2027 rather than a green fee (club FY2027 schedule). Lunch at the Bistro, errands at the Publix on Vanderbilt Beach Road about 2.1 miles away, and in season, live music at the Bistro on Friday night.
What you do not do at Carrington is exterior work. The club’s own description of the condominium fees says they “primarily cover property management, landscaping, irrigation, building exterior maintenance, pool, and reserves” (Cost of Ownership). The interior, the appliances and the unit’s own systems are the owner’s under Chapter 718 and the declaration.
Carrington is where a buyer gets inside the Stonebridge gate for the least money, and it is worth being exact. In the twelve months to September 24, 2026, Carrington’s nine MLS closings ran from $370,000 to $475,000, while the Stonebridge condominium segment as a whole recorded a median of $440,000 (n = 25) and the whole community $504,500 (n = 33) (Southwest Florida MLS Matrix, pulled September 24, 2026). Only Willow Bend recorded a lower single closing, at $365,000. Prices have eased from a $452,500 county median in 2023 (n = 6); the market section below sets out every year.
Five things buyers sometimes assume. No private pools or yards: the roll records no private pool on any of the 136 units; the condominium’s fee covers a shared pool. No attached garages recorded: the association’s lease form directs vehicles to “the carports or undesignated parking spaces serving the units”, and which residences hold an assigned carport is set by the declaration, which we have not read page by page. No street parking: the same form says “Parking of cars on the street is not allowed at any time.” No tenant pets: “NO PETS OF ANY KIND ARE PERMITTED IN LEASED UNITS.” No new construction: every Carrington residence was built between 1996 and 2002 and every sale is a resale. Southwest Florida MLS Matrix, pulled September 24, 2026. The middle sale of nine is the fifth: $410,000. One MLS record reports 1,568 square feet of living area for a Harmony Lane residence that the county roll measures at 1,433 square feet of base area; the two measures differ by design.
Split by street, the pattern is plain. The five Carrington Court closings had a median of $408,000 (n = 5), a median of 34 days on market and a mean of $332.57 per living square foot. The four Harmony Lane closings had a median of $432,500 (n = 4, even, the mean of $415,000 and $450,000), a median of 49 days (the mean of 41 and 57) and a mean of $276.85 per living square foot. Harmony Lane buys more space for a modestly higher price; Carrington Court buys a lower entry ticket at a higher price per foot, which is typical when a flat fee and a fixed club charge sit on every residence regardless of size (our reading).
On September 24, 2026 the Southwest Florida MLS Matrix showed two Carrington actives:
Both are end-residence Carrington Court plans, and both ask within the $370,000 to $430,000 band the five Carrington Court closings set. No Harmony Lane residence was listed that day.
Two actives against nine closings a year is about 2.7 months of supply at the recent Carrington pace, against about 3.3 months for Stonebridge as a whole (33 closings, 9 actives). Carrington’s median of 41 days on market compares with 26 days for Stonebridge’s condominium segment (n = 25) and 26 for the whole community (n = 33). Carrington closings ranged from 23 to 112 days.
Carrington at Stonebridge is the largest neighborhood in Stonebridge Country Club, and on September 24, 2026 it held 2 of the community’s 9 active listings, both 1,213 square foot Carrington Court residences asking $389,000 and $425,000. In a market where nine Carrington closings took a median of 41 days, the seller who prices to the street and the plan, with the association paperwork already in the file, is the seller who closes.

Collier County 2026 preliminary tax roll, qualified-sale flag; $ per square foot is deed price over county base area. The 2021 row is the pandemic surge, when Carrington recorded 19 qualified sales and a $235,000 median; by 2022 the median had risen 77 percent. Since the 2023 peak the median has drifted down about 9 percent to $410,000, and the per-foot figure from $344 to $313. Note the 2025 row: 34 deeds were recorded on Carrington units, but the county flagged only 9 as arm’s-length market sales. Transfers into trusts, between family members and corrective deeds are coded as non-qualified, and the file does not state the reason for each.
On the 2026 preliminary roll the median just value of a Carrington residence is $329,445, with a range of $313,495 to $394,080, the lowest median in Stonebridge (Heatherwood $376,500; Willow Bend $369,000). The median 2026 preliminary tax bill is $2,900. Just value is the county’s mass-appraisal figure, not a price: every recent Carrington sale closed above it.
This is a public-record sale, not one of ours, and it is the most recent Carrington closing. A 1,592 square foot Harmony Lane end residence closed on August 14, 2026 at $475,000 after 107 days on market (Southwest Florida MLS Matrix). Four facts stand out. It was the highest Carrington price in twelve months. It came $25,000 above a same-size residence in the same building that closed in May 2026 at $450,000 after 41 days. It works out to $298.37 per living square foot, below every Carrington Court sale on that measure, which is the Harmony Lane pattern. And it took 107 days, more than twice the neighborhood median, because the widest Carrington plan sells to a narrower buyer who is comparing it with Heatherwood’s identical plans next door.
For the buyer, the sale also carried costs the price does not show: an outside buyer pays the association a one-time $17,500 capital contribution, a $600 membership transfer fee and, where the contract assigns it, the $299 estoppel fee, and then carries $23,624 a year in condominium and club charges, about 5.0 percent of this price every year before tax and insurance (our arithmetic on the club’s FY2027 figures).

Carrington at Stonebridge was declared on May 6, 1996 by Taylor Woodrow Communities, two years after it took over the stalled Southampton at Naples project, and it was built in phases until its last building’s completion was recorded on January 24, 2002, the last residence finished anywhere in Stonebridge Country Club.
The land began as “Southampton at Naples.” Collier County zoned it by Ordinance 88-53 in 1988, re-adopted the zoning as Ordinance 91-46, and replaced both with Ordinance 92-24 on April 28, 1992, covering 313.5 acres (PUD Master List). The golf course opened in February 1992 under Southampton Development Corporation (club history).
Taylor Woodrow Communities took over the developer’s rights by an assignment recorded October 14, 1994 (Official Records Book 1994, Page 439); the club dates the purchase to September 1994. The master association was renamed Stonebridge Country Club Community Association in November 1994, and, in the club’s words, “the revised logo, street and neighborhood names were derived from locations and fixtures found in England.” Carrington is one of those names. The builder of record on every Taylor Woodrow-era declaration was Taylor Woodrow Communities, a Florida general partnership of Taylor Woodrow Homes Florida, Inc. and Monarch Homes of Florida, Inc., based in Sarasota. Taylor Woodrow’s U.S. business is today’s Taylor Morrison (Taylor Morrison Form 10-K).
Carrington was the third Stonebridge condominium declared, after Heatherwood (August 1995) and Middleburg (September 1995). The Clerk’s index records the chain:

Recording data from the Collier County Clerk’s Official Records index (COR Access); we read the index, not every page of each instrument. The county roll’s year-built dates match the phasing: 32 residences in 1996, 16 in 1997, 24 in 1998, 16 in 1999, 32 in 2000, 8 in 2001 and 8 in 2002, the longest buildout of any Stonebridge neighborhood.
Owners took control of the master association from Taylor Woodrow at a turnover meeting on November 1, 2001, and the 2001 transition committees included one representative from each of the ten neighborhoods, Carrington among them (2001 transition page, archived). Carrington was still being built: its seventeenth building was completed after turnover, and the roll’s first recorded sale for each Carrington unit runs from May 1996 to June 2004, with a median first price of $138,750.
Carrington at Stonebridge offers four county-measured plan sizes in two families: 1,183 and 1,213 square feet in the twelve Carrington Court buildings, and 1,433 and 1,592 square feet in the five Harmony Lane buildings, all in two-level eight-residence buildings built from 1996 to 2002, with no private pools.

The association’s posted lease form says vehicles “shall be parked only in the carports or undesignated parking spaces serving the units,” and forbids street parking at any time. That confirms carports exist at Carrington; how many, and whether a given residence holds one as a limited common element, is set in the declaration and its exhibits. Ask for the assignment in writing before you buy if covered parking matters. Master rules add that commercial vehicles, boats, trailers and RVs must be kept in an enclosed garage, which at Carrington means off the property.
The buildings appear to be two stories on the county roll’s unit and floor-area pattern, not yet confirmed from the recorded plans; the condominium law section below sets out what that means. Every Carrington building was completed before the statewide Florida Building Code took effect on March 1, 2002, the last by January 24, 2002 (county records; our comparison).
A Carrington at Stonebridge condo comes with a shared condominium pool, grounds and exterior care paid through the $6,024 condominium fee, plus full Stonebridge Country Club membership: an 18-hole par 71 golf course, five Har-Tru tennis courts, a fitness center, a resort-style pool and four dining venues, all bundled with ownership.
The club’s description of the condominium fees lists “property management, landscaping, irrigation, building exterior maintenance, pool, and reserves” (Cost of Ownership), so Carrington has its own pool. The lease form adds that “recreation facilities or parking facilities on the Condominium property” exist and that a leasing owner may not use them during the lease. The pool’s location and any other Carrington common elements are drawn on the declaration’s plans, which we have not reproduced here.
The club lists its own amenities: a par 71 golf course, a “spacious, completely renovated clubhouse, multiple dining venues, 5 tennis courts, 24 hours guarded gatehouse, full social calendar, a new workout facility and much more” (membership page).

The club advertises a 24-hour guarded gatehouse, and its FY2025 budget shows the Airport-Pulling Road gate staffed (management listed un-staffing it as a $75,000 savings option and kept it). A resident gate bar code costs $15 plus sales tax in FY2027. A roving patrol works the community.
Carrington at Stonebridge condo fees are $6,024 a year for calendar 2026, $1,506 a quarter, billed by the condominium association, and every owner also pays Stonebridge Country Club’s FY2027 club-level charge of $17,600, for $23,624 a year in combined association charges before property tax and insurance.
The club’s FY2027 schedule and Cost of Ownership page list “Carrington Condominiums, $6,024” among the condominium fees, which “primarily cover property management, landscaping, irrigation, building exterior maintenance, pool, and reserves.” Condominium association fees are calendar 2026 figures, billed quarterly by each association’s manager.

The fee rose 77 percent from $3,400 to $6,024 and 7.6 percent in the last year alone, in the same years in which Florida’s condominium reserve and insurance costs rose statewide. The association’s budgets would show the cause; they are association records, not public documents.
Among Stonebridge’s six condominiums for calendar 2026, only Heatherwood charges less ($5,300, plus $200 a year for garage owners). Middleburg charges $7,080, Willow Bend $7,500, Braeburn $7,552 and Ashton Oaks $7,800. Per square foot, the picture flips by street: $6,024 on a 1,183 square foot Carrington Court residence is about $5.09 a square foot a year, while on a 1,592 square foot Harmony Lane residence it is about $3.78 (our arithmetic on the club’s flat published fee).
“Stonebridge does not have a CDD,” the club says, and every Stonebridge roll parcel carries $0 in non-ad-valorem assessments on the 2026 preliminary roll. No master-association special assessment appears in the club’s published schedules from FY2019 through FY2027. Condominium buyers should still ask the Carrington association about any pending special assessment: it appears on the association’s estoppel certificate.
Carrington at Stonebridge owners pay four layers: the $6,024 condominium fee, Stonebridge Country Club’s $17,600 FY2027 club-level charge, one-time charges at purchase ($18,399 to the master association for an outside buyer), and a county tax bill that resets at sale.
For fiscal year 2027 (October 1, 2026 to September 30, 2027), every Stonebridge residence pays $17,600 a year in club-level charges, billed quarterly at $4,400.

The club’s two FY2027 documents label these two lines oppositely: the fee schedule PDF lists the Master Base Assessment at $2,667 and Capital Reserves at $2,869, while the Cost of Ownership web page lists Capital Reserves at $2,667 and Master Association Fees at $2,869. Together they are $5,536 either way. FY2027 adds a new $100 Strategic Reserves line. FY2026 (prior year): $16,680 in club-level charges, including $8,732 in country club dues, as the club published it before the FY2027 schedule replaced it. The $1,920 Clubhouse Renovation Fee repays the loan for the new Bistro and resort-style pool and the complete golf course renovation; the club says the loan will be paid off in February 2035.

The club’s FY2027 fee schedule lists the existing-owner (internal) capital contribution as $0. Its Cost of Ownership page words the rule this way: current residents “do not pay a resale if they are a single home owner and purchase within one year of the sale of their previous home.” Buyers moving within Stonebridge should confirm eligibility with the association’s Controller before contract. The contribution was about $6,197 for an outside buyer in FY2025 under the Declaration’s former formula; the club changed it to a flat fee from April 25, 2025, and we have not located the recorded amendment behind the change.
For a $410,000 Carrington condominium, $18,399 is about 4.5 percent of the price, cash the buyer brings on top of the purchase (our arithmetic).
The median 2026 preliminary tax bill on a Carrington residence is $2,900, the lowest in Stonebridge, on a median just value of $329,445. Every Stonebridge parcel sits in millage area 133: 9.5058 mills for tax year 2025 and 9.4020 on the 2026 preliminary roll (proposed, not adopted), so each $100,000 of taxable value costs roughly $940 a year (our arithmetic). The seller’s tax bill is not the buyer’s tax bill: Florida’s assessment caps reset at sale, and 113 of 136 Carrington residences carry no homestead exemption, so a buyer should estimate taxes from the purchase price, not the current bill. Bills are mailed October 31, with a 4 percent discount for November payment, falling monthly to 1 percent in February (Collier County Tax Collector).

Carrington at Stonebridge is governed by three layers of documents: its own 1996 Declaration of Condominium and phase amendments, the association’s articles, bylaws and rules, and Stonebridge Country Club’s master declaration, which sets leasing limits, pet rules, vehicle rules and the capital contribution for every residence.
The Declaration of Condominium of Carrington at Stonebridge, recorded May 6, 1996 at OR 2179, Page 587, created the condominium and has been amended at least six times through the phase amendments listed in the history section. It is available from the Collier County Clerk’s Official Records; the club’s file library does not post it publicly. A buyer is entitled to a current copy at the seller’s expense under Florida law.
The association’s Amended and Restated Articles were filed with the state on August 14, 2023. The association’s posted compliance agreement tells every tenant that the association “has the right to impose fines and suspensions” for rule violations and may seek eviction or an injunction after a written warning, and that its board decides “in its sole discretion” whether a violation occurred. The rules themselves are association records delivered with the resale document set.
The association’s application form says it is “a mandatory form to be used under lessor-lessee/sale conditions” that “must be approved or disapproved by the condominium board of directors.” It asks for references and a background and credit check. Plan for board approval in every Carrington sale.
Stonebridge’s Amended and Restated Declaration (member-era copy archived here) applies to Carrington on top of the condominium documents:
No. Carrington at Stonebridge is not an age-restricted community: Stonebridge Country Club’s master declaration contains no age restriction, and no age limit appears in any Carrington document we read, including the association’s lease and sale application, so buyers of any age may own and live there.
Nothing in the record claims the Housing for Older Persons Act exemption for the neighborhood. In practice the owner base skews toward seasonal owners and retirees from the Northeast, the Midwest and Canada, which is a reading of the roll’s mailing addresses, not a rule. The occupancy rule that does exist is density, not age: “two (2) persons per bedroom.”
Yes. Carrington at Stonebridge condos can be rented for a minimum of 30 days, no more than four times a calendar year under Stonebridge Country Club’s master rules, with Carrington board approval of each tenant, no tenant pets, and one rule found nowhere else in Stonebridge: the owner gives up club rights during the lease.

Under the master Declaration an owner’s club rights “may be delegated to a lessee subject to compliance with the Rules and Regulations,” and tenants pay renter rates: 18 holes with a cart at $92 from January to April, $35 from May to October and $78 in November and December (FY2027). Carrington’s form also reminds owners that leases of six months or less require collecting and remitting Florida and Collier County sales tax, which the Florida Department of Revenue administers as transient rental tax (s. 212.03).
Carrington at Stonebridge owners may keep usual household pets under Stonebridge Country Club’s master declaration, in a reasonable number, leashed outside the unit and never on the golf course, while Carrington tenants may keep no pets of any kind under the association’s posted lease form.

Carrington at Stonebridge’s buildings appear to be two stories, below the three-story threshold for Florida’s milestone inspection and structural integrity reserve study laws, and Collier County’s milestone registry lists no Stonebridge building, but story counts are not yet confirmed from the recorded plans and Chapter 718’s reserve and disclosure rules still apply.
Florida’s condominium safety laws came in four waves: SB 4-D in 2022 (chapter 2022-269), SB 154 in 2023 (chapter 2023-203), HB 1021 in 2024 (chapter 2024-244) and HB 913 in 2025 (chapter 2025-175, approved June 23, 2025). Under s. 553.899, a condominium building “three habitable stories or more in height” needs a milestone inspection by the end of the year it turns 30, then every 10 years. Under s. 718.112, a structural integrity reserve study is required for each building “three habitable stories or higher in height,” at least every 10 years.
Stonebridge’s six condominiums appear to be two-story buildings: unit numbers run 101 to 104 and 201 to 204, and the county roll shows a consistent lower-floor and upper-floor size pattern in every building. Florida’s milestone inspection law and structural integrity reserve study (SIRS) requirement apply to condominium buildings three or more stories tall, and Collier County’s milestone inspection registry lists no Stonebridge buildings. We have not yet confirmed story counts from the recorded condominium plans, so treat this as our reading of the records, not a certification.
The registry check was specific: Collier County’s public milestone layer, queried for Carrington Court and Harmony Lane addresses and for association names containing Stonebridge, returned no rows, while the same query form returns rows for other Naples condominiums (Collier milestone layer). What would settle it: the declaration’s survey and plot-plan exhibits (instrument 2052432 and the phase amendments) or Collier certificates of occupancy.
Even below three stories, a Chapter 718 condominium must budget reserves for roof replacement, painting, paving and deferred maintenance or replacement items over $10,000 unless the owners vote to waive or reduce them. The club’s description says Carrington’s fee covers reserves. The reserve schedule, the current budget and the association’s insurance are the documents a Carrington buyer should read first.
The Division of Condominiums’ public extract lists Carrington’s project with a primary status of “Approved” and a secondary status of “Delinquent,” while the other five Stonebridge condominiums show “Recorded” (DBPR condominium extract, read September 26, 2026). The extract does not say what the status refers to, and we have not confirmed it. A buyer or seller should ask the association, or the Division, what it means and whether it has been cleared.
Under s. 718.503(2), a resale buyer is entitled, at the seller’s expense, to a current copy of the declaration, articles, bylaws and rules, the annual financial statement and budget, the milestone inspection summary “if applicable,” the association’s most recent structural integrity reserve study “or a statement that the association has not completed” one, any post-2023 turnover inspection report, the “Frequently Asked Questions and Answers” document and the Division’s governance form. The contract must either confirm delivery more than 7 business days before signing or let the buyer cancel within 7 days, excluding weekends and legal holidays, after signing and receipt.
Carrington at Stonebridge maps as FEMA shaded Zone X at both Carrington Court points tested, outside the 1 percent annual chance floodplain, with ground at about 9.94 feet NAVD88; lenders do not normally require flood insurance there, but storm surge planning, wind design and the condominium master policy still matter.

“X (shaded)” is the 0.2 percent annual chance flood hazard. The nearest mapped base flood elevation lines on Stonebridge’s east edge are 9.0 feet NAVD88 (NFHL base flood elevations); ground elevation from USGS 3DEP lidar. Most of Stonebridge maps as FEMA shaded Zone X; lake-edge pockets on Springberry Circle and Wexford Court (Hawthorne Estates) and part of Willow Bend map as Zone AE. Our checks are street points, not building footprints: confirm any home with its elevation certificate or a lender flood determination. Collier County’s flood hotline can check for an elevation certificate on file (Collier Floodplain Newsletter 2026).
Over 1998 to 2008 the developer and owners obtained FEMA letters of map change for specific Stonebridge buildings and lots; FEMA revalidated the list with the 2024 maps. No map revision (LOMR) applies to the community. Three of those letters name Carrington: Phase 3 (2001), Phase 4 Building 16 (2002) and Phase 2 Buildings 5, 6 and 17 (2006).
In the state’s surge planning model, the 2335 Carrington Court point falls in the Category 2 surge zone: a Category 2 storm on a worst-case track could reach that ground. It is a planning model, not a forecast (FDEM surge zones). Evacuation zones are set by Collier County. The state’s planning layer and a 2024 county order describe the area differently, so check your exact address in Collier County’s Know Your Zone lookup before relying on any zone letter. Stonebridge lies between the 160 and 170 mph lines on the Florida Building Code’s Risk Category II wind map, inside the wind-borne debris region.
No surge flooding of Stonebridge is recorded in the National Weather Service or National Hurricane Center storm reports for Ian (2022), Helene or Milton (2024). For Hurricane Ian in 2022, Collier’s mandatory evacuation covered only Zone A, the immediate coast west and south of US 41. Carrington is about 3.4 miles from the Gulf, the farthest point in Stonebridge.
Under s. 718.111(11) the Carrington association must insure the condominium property for full insurable value, and the association policy excludes floor, wall and ceiling coverings, fixtures, appliances, water heaters, cabinets and countertops inside the unit. The owner carries an HO-6 policy for those items and contents, and s. 627.714 requires at least $2,000 of loss-assessment coverage with a deductible of no more than $250. Carrington’s master policy limits and hurricane deductible arrive with the resale documents.
Citizens Property Insurance requires flood coverage on personal residential wind policies on a phased schedule, all policies from January 1, 2027, but “Condominium unit-owner policies … are not required to purchase flood insurance coverage” (Citizens flood requirement). A Carrington HO-6 on Citizens is therefore exempt.
For the 2026-2027 school year, Collier County Public Schools zones Carrington at Stonebridge to Pelican Marsh Elementary, Pine Ridge Middle and Aubrey Rogers High School, all rated A by the Florida Department of Education in 2026; all 18 district records returned for 2335 Carrington Court and 2405 Harmony Lane named those three schools.

Carrington at Stonebridge’s public building record, as read for this page, is its recorded construction chain: the 1996 declaration, phase amendments through the January 24, 2002 completion of Building 17, and three FEMA map letters for its building pads; no Carrington building appears on Collier County’s milestone inspection registry.
We did not pull Collier County building permits for Carrington’s roofs, windows, repainting or concrete work, and no Notice of Commencement for Carrington was read for this page. Roof replacement dates matter for insurance, because the state wind mitigation form (OIR-B1-1802) credits a roof permitted after March 1, 2002. Ask the association for its roof and exterior history and the permit numbers, and check them in Collier County’s permit records. Whether any past work was funded by special assessment appears in the association’s minutes and on the estoppel certificate.
Near Carrington at Stonebridge, Collier County plans to widen Airport-Pulling Road on Stonebridge Country Club’s west side over up to two years, a Livingston Road flyover over Immokalee Road is in design, and FDOT is rebuilding the I-75 and Immokalee Road interchange; Carrington, on the east side, is the neighborhood farthest from the Airport Road work.

Daily logistics at Carrington at Stonebridge run through the Stonebridge gate, carports and open spaces with no street parking, bulk television paid through master fees, exterior and grounds work handled by the condominium association, and North Naples errands within about two to six miles of the clubhouse.
Two gated entrances serve Stonebridge, on Immokalee Road and Airport-Pulling Road. Guests are admitted by the guard. For open houses the club requires registration with the association office by 1:00 p.m. Friday, allows only its own 18 by 12 inch green-on-white Open House sign from noon to 5:00 p.m., at most twice a week per unit, and bars “For Sale” signs on the home and in vehicles; the guard gates hand every visiting buyer the master open-house sheet (open house rules).
Carports or undesignated spaces only, never the street, under the association’s form. Commercial vehicles, boats, trailers and RVs belong in enclosed garages under the master rules, which Carrington’s carport layout does not provide, so plan to store them elsewhere.

Carrington at Stonebridge is the largest and least expensive of Stonebridge Country Club’s ten neighborhoods: 136 condominiums, the second-lowest condominium fee at $6,024, a 24-month county median of $410,000 on 17 qualified resales, and the most MLS closings of any neighborhood in the last twelve months, nine of 33.

Carrington’s Harmony Lane buildings share plans with Heatherwood at Stonebridge and Willow Bend at Stonebridge, so those three are the natural comparison. Willow Bend is the only Stonebridge neighborhood with a lower twelve-month county median ($395,000, n = 6, the mean of $390,000 and $400,000) and the lowest price per base foot ($276), yet it charges $1,476 a year more than Carrington, and its 1940 Willow Bend Circle street point maps in FEMA Zone AE. On identical 1,433 and 1,592 square foot plans, Carrington’s four Harmony Lane closings had a median of $432,500, while Heatherwood’s four closings had a median of $487,250, and Heatherwood’s sold faster. Why buyers pay more for Heatherwood is our reading, not a proven cause: a lower fee and some garages. Carrington offers the only sub-1,250 square foot plans in Stonebridge and more to choose from.
Choose Carrington if you want the lowest price into bundled Stonebridge golf, are happy in 1,183 to 1,213 square feet, want a lock-and-leave second home, or value the widest choice of units. Choose a Carrington Harmony Lane residence if you want Heatherwood’s floor plans for less money and accept a longer resale time. Choose Heatherwood if you want those plans with a lower fee and a chance at a garage, and are willing to pay about $50,000 more at the median for them.
