Living in Hawthorne Estates at Stonebridge means owning a detached 1995 to 2000 pool home on one of Stonebridge Country Club’s largest standard lots, with lawn care and irrigation handled by the association, club membership attached to the deed, and neighbors who mostly live here year-round: 78.2% of Hawthorne homes carry a homestead exemption.

Hawthorne Estates is the second-largest of the four fee-simple neighborhoods inside Stonebridge Country Club, after Thornbrooke’s 107 homes, and the one with the most full-time owners. By house number it sits between Thornbrooke and the clubhouse along Winding Oaks Way, the community’s spine road, and it holds all of three short streets of its own. What follows is what daily life here looks like, drawn from the recorded documents and the county’s records.

What Is Hawthorne Estates at Stonebridge?

Hawthorne Estates at Stonebridge is a “Neighborhood,” in the recorded sense, of Stonebridge Country Club Community Association, Inc., the master association and club (Sunbiz N47808). It was created by the First Supplemental Declaration, effective April 3, 1995 and recorded May 23, 1995 in Official Records Book 2061, Page 1154, which designated lots 1 to 46 of the Southampton Unit One plat (Plat Book 19, Pages 92 to 103) as Hawthorne Estates. The Second Supplemental Declaration (OR 2101, Page 152, recorded September 19, 1995) added lots 47 to 56 and 82 to 93 of Stonebridge Unit Two, and the Third (OR 2137, Page 640, recorded January 10, 1996) added lots 94 to 99 and 163 to 166 of Stonebridge Unit Three. That is 46 plus 22 plus 10, or 78 homes, per the club’s Supplemental Declarations compilation.

Collier County Property Appraiser, 2026 tax roll (preliminary), residence building rows. Every Wexford Court, Springberry Circle and Essex Circle address is Hawthorne Estates. On Winding Oaks Way the split is by house number: 1848 to 1996 is Hawthorne, 1704 to 1842 is Thornbrooke, and 1570 to 1685 is Braeburn’s coach homes, which always carry a unit number.

A Year-Round Neighborhood Inside a Seasonal Club

Stonebridge as a whole is 41.4% homesteaded. Hawthorne Estates is 78.2%, the highest of the ten neighborhoods, and 66 of its 78 tax bills go to a Florida mailing address (Collier County Property Appraiser, 2026 roll). By our count of owner names on the roll, 36 of the 78 homes are held in a trust, which usually signals estate planning by long-term owners rather than investor ownership.

In practice, that means Hawthorne stays lived-in through the summer, when the condominium villages elsewhere in Stonebridge thin out. It also explains the thin resale record: in 2023 and 2024 the county recorded 16 deeds on Hawthorne homes and not one of them was a qualified market sale.

The Ten Preserve Lots

Ten Hawthorne lots carry a recorded preservation easement. Lots 1 to 10 of Southampton Unit One carry a Preservation Easement granted to Collier County and maintained by the association (OR 2056, Pages 26 to 55), referenced in the Second Supplemental Declaration and the master Declaration. On the county roll those ten lots are the odd-numbered homes at 1969 to 1989 Winding Oaks Way and the even-numbered homes at 1952 to 1964 Wexford Court. The easement instrument itself was not opened for this page, so ask for it if you are buying on one of those lots: it defines what you may and may not clear or build at the back of the lot.

What Hawthorne Estates Does Not Have

Five things buyers sometimes assume. No neighborhood pool or clubhouse: the pools are private, 74 of them, and the shared pool is the club’s resort-style pool beside The Bistro. No association of its own: Sunbiz shows no Hawthorne Estates corporation tied to Stonebridge, and the only Florida entity with the name is an inactive Jacksonville HOA. No new construction: every Hawthorne home was built from 1995 to 2000, and the Southampton planned unit development is closed out. No age restriction: Stonebridge’s master Declaration carries none. No CDD: every Stonebridge parcel carries $0 in non-ad-valorem assessments on the 2026 roll.

Hawthorne Estates at Stonebridge recorded 10 qualified resales from August 2018 to January 2026, at a median of $990,000 and a range of $500,000 to $1,500,000 (Collier County Property Appraiser sales file). Price per square foot is our arithmetic on the MLS living area. With one closing there is no median. The Matrix pull recorded no sale-to-list ratio for this single closing, so we state the ratio only for groups. For the eight fee-simple Stonebridge closings in the same window (Manchester, Thornbrooke, Hawthorne Estates and Shoreham together), the median sold price was $985,000 (the mean of the middle pair, both $985,000), the median days on market 28.5 (the mean of 15 and 42) and the median sold-to-list ratio 92.96% (the mean of 92.44% and 93.47%). Across all 33 Stonebridge closings, volume was $21,787,500, the median sold price $504,500 (odd count), the median days on market 26 and the median sold-to-list ratio 95.43%.

What Is for Sale in Hawthorne Estates Right Now

Nothing. On September 24, 2026 the Southwest Florida MLS showed nine active Stonebridge listings, from $389,000 to $995,000: six condominiums, two Shoreham villas and one Thornbrooke home at 1717 Winding Oaks Way asking $995,000 with 1,917 square feet of living area and 129 days on market. None was in Hawthorne Estates. Stonebridge as a whole carried about 3.3 months of supply (9 actives against 33 closings a year). Hawthorne carried none, which is a real advantage for the next well-prepared Hawthorne listing: its nearest single-family competitor on the day we pulled was a smaller Thornbrooke home.

Thirty Years of Hawthorne Prices

The county sales file reaches back to the first home sales in 1995. The first qualified sale on 75 of the 78 lots was recorded between December 1995 and December 2000, at a median of $396,800 and a range of $266,900 to $528,400; we read those as the building-era sales, and they are our reading of the record, not a builder’s price list.

What the Two Latest Sales Do and Do Not Tell You

The two most recent Hawthorne sales, $985,000 and $995,000, are the numbers an online estimate will lean on. They are also two of the four Hawthorne homes the county roll records without a private pool, and two of the smaller homes in the neighborhood: 2,260 and 2,308 square feet of base area against a neighborhood median of 2,783. The two 2025 sales before them, both pool homes of 2,714 and 2,976 square feet, recorded $1,375,000 and $1,500,000. So the latest two sales mark the lower edge of the neighborhood’s current range, not its middle, and a typical Hawthorne pool home priced off them would be priced low. That is our reading of four sales, and four sales make a range, not a rate.

The median nearly doubled from 2021 to 2023, dipped in 2024, peaked at $1,094,000 in 2025 and fell 6.4% on the 2026 preliminary roll (our arithmetic). First-Hand Public Record: The Most Recent Hawthorne Sale, 1955 Wexford Court

This is a public-record sale, not one of ours, walked through the way we read every Hawthorne comparable. 1955 Wexford Court is lot 14 of the Southampton Unit One plat, one of the original 46 Hawthorne lots created by the First Supplemental Declaration in 1995. The county roll records a single-family home built in 1997 with 2,308 square feet of base area (2,726 adjusted), a screen enclosure and no private pool, on a 0.22-acre lot. Its first qualified sale was recorded in October 1997 at $266,900. Its most recent was recorded January 29, 2026 at $995,000, $431 per county square foot, and no Southwest Florida MLS closing matches it, so it traded privately or off the MLS. On FEMA’s effective map, our street point at 1955 Wexford Court returned Zone AE at 8.23 feet of ground elevation, and the state’s surge model returned Category 1. Its 2026 preliminary just value, $775,358, is the lowest in Hawthorne, and the deed price came in 28% above it (our arithmetic).

What a buyer or seller should take from it: a smaller, no-pool home in the lowest-lying Hawthorne pocket still recorded within $10,000 of the only MLS closing, and it did so without a public listing. What it does not tell you: condition, updates, whether the buyer paid the outside-buyer capital contribution, or the flood certificate for the house itself. Those are the four questions we ask of every Hawthorne comparable.

How Did Hawthorne Estates at Stonebridge Come to Be?

Hawthorne Estates at Stonebridge began as lots 1 to 46 of Southampton Unit One, the first plat recorded for the old Southampton at Naples development in 1992. Taylor Woodrow Communities took over in 1994, named the lots Hawthorne Estates in a 1995 supplemental declaration, added 32 more lots in 1995 and 1996, and finished building by 2000.

The story matters to a buyer because it explains three things you still see today: why county records file most of Hawthorne under “Southampton,” why Hawthorne’s lots are spread across three plats, and why the neighborhood has no corporation of its own.

Southampton Unit One, 1992

The land was zoned as the Southampton planned unit development by Collier County Ordinance 88-53 in 1988 and replaced by Ordinance 92-24, approved April 28, 1992, covering 313.5 acres, per the county’s PUD Master List. On August 28, 1992, the developer, Southampton Development Corporation, recorded the first Declaration for Southampton at Naples (OR 1748, Page 1) and the first plat, Southampton Unit One (Plat Book 19, Page 92). That plat holds lots 1 to 46, the golf tracts and the clubhouse tract. The club’s history says no construction other than the golf course took place before 1994, and the county roll agrees: no Stonebridge home predates 1995.

Taylor Woodrow and the First Supplemental Declaration, 1995

Taylor Woodrow Communities took over the developer’s rights by an assignment recorded October 14, 1994 (OR 1994, Page 439); the club dates the purchase to September 1994. On March 17, 1995 it recorded the Amended and Restated Declaration for Stonebridge Country Club (OR 2040, Page 1), effective January 23, 1995. Hawthorne Estates came next. The First Supplemental Declaration, effective April 3, 1995 and recorded May 23, 1995 (OR 2061, Page 1154, instrument 1939651), designated lots 1 to 46 of Southampton Unit One as the Neighborhood called Hawthorne Estates and required concrete tile roofs on its homes. It was the first neighborhood supplement recorded under the Stonebridge declaration. The club’s history says the new names “were derived from locations and fixtures found in England,” which is why Hawthorne’s streets are Wexford, Essex and Springberry (club history).

Growing to 78 Lots, 1995 and 1996

Stonebridge Unit Two was platted May 18, 1995 (Plat Book 25, Pages 17 to 19). The Second Supplemental Declaration, effective August 8, 1995 and recorded September 19, 1995 (OR 2101, Page 152), added its lots 47 to 56 and 82 to 93 to Hawthorne Estates and created Thornbrooke from lots 57 to 81 between them. Stonebridge Unit Three followed on December 21, 1995 (Plat Book 26, Pages 10 to 13), and the Third Supplemental Declaration, recorded January 10, 1996 (OR 2137, Page 640), added its lots 94 to 99 and 163 to 166 to Hawthorne, gave lots 132 to 162 to Thornbrooke and created Shoreham from lots 100 to 131. That is why a Hawthorne home can sit on any of three plats, and why this page never treats a plat as a neighborhood.

Building Out, 1995 to 2000

The county roll dates Hawthorne’s homes from 1995 to 2000: six in 1995, 13 in 1996, 18 in 1997, 17 in 1998, 15 in 1999 and nine in 2000. The first qualified sale on a Hawthorne lot was recorded in December 1995, at 1952 Wexford Court. Taylor Woodrow is the developer of record; who built each house is not proven by the records we read.

The Homes of Hawthorne Estates: Sizes, Lots, Pools and Year Built

Hawthorne Estates at Stonebridge holds 78 detached single-family homes built from 1995 to 2000, with 2,182 to 3,138 square feet of county base area (median 2,783) on lots of 0.20 to 0.39 acre (median 0.24). Seventy-four have a private pool, 48 a spa, and every roof must be concrete tile.

The county roll does not record bedroom or bathroom counts, and no floor-plan brochure for Hawthorne survives in the public record we searched, so this section describes the homes by what the roll and the declarations do record.

Size

Base area is the county’s measure of the main residence building, not a listing’s living area. Across Hawthorne the median base area is 2,783 square feet (the mean of 2,781 and 2,785) and the median adjusted area 3,273. Fourteen homes are under 2,500 square feet of base area, 40 are from 2,500 to 2,999 and 24 are 3,000 or more (Collier County Property Appraiser, 2026 roll). That puts Hawthorne well above Thornbrooke’s median of 1,933 and close to Manchester’s 2,909, the largest homes in Stonebridge.

Lots

The roll’s lot sizes run from 0.20 to 0.39 acre, with a median of 0.24. The biggest lots are on the three short streets: Essex Circle’s six homes have a median of 0.32 acre, Springberry Circle’s nine 0.29 and Wexford Court’s ten 0.245, while Winding Oaks Way’s 53 have a median of 0.23. Sixteen Hawthorne lots are 0.30 acre or more. Golf-course, lake and preserve frontage by lot is not stated in any record we read, and the club’s shutter standards treat street, side, golf-course and preserve views differently, so confirm the view of the specific lot at a showing.

Pools, Spas and Screen Enclosures

From the Collier County 2026 roll: 74 of 78 homes have a private pool, 48 a spa and 76 a screen enclosure. The four without a pool row are 1930 and 1989 Winding Oaks Way, 1932 Springberry Circle and 1955 Wexford Court. Pools are a feature of the lot, not of the neighborhood: there is no Hawthorne common pool.

Every Hawthorne home therefore predates Florida’s first statewide building code, which took effect March 1, 2002, and postdates Hurricane Andrew. The First Supplemental Declaration requires concrete tile roofs in Hawthorne Estates, with like-kind replacement, so the roofing question for a buyer is age and permit date, not material.

What Amenities Come With a Hawthorne Estates Home?

A Hawthorne Estates at Stonebridge home comes with automatic, non-equity membership in Stonebridge Country Club: an 18-hole par 71 golf course with no green fees, five Har-Tru tennis courts, a fitness center, a resort-style pool and four dining venues. Inside Hawthorne itself the amenities are private: your own pool, lawn care and irrigation.

The line between the two matters when you compare Hawthorne with a community that sells golf separately.

The Club Every Hawthorne Owner Already Belongs To

“When you purchase a home in Stonebridge, you are automatically a member of the country club,” says the club’s membership page, which adds that “there are no equity or deposits required to become a member.” The owners’ association holds title to the golf course and clubhouse: the county roll lists it as owner of record, and the 1996 Fourth Supplemental Declaration (OR 2147, Page 1335) required the developer to deed the club facilities to it before turnover. Every owner pays the same $17,600 club-level charge for FY2027, golfer or not.

Golf

The course is 18 holes, par 71, 6,414 yards from the back tee (Tee I) down to 4,068 yards from the forward tee, across six rated tee sets, with a 71.6 rating and 136 slope from the back tee, per the club’s course tour and scorecard. Gene Bates laid it out in 1992, and Kipp Schulties redesigned it in 2023. Members pay no green fee, only $35 for 18 holes with a cart or $29 walking under the FY2027 schedule. Water comes into play on 15 of the 18 holes, per the club’s golf page.

Tennis, Fitness and the Pool

The club lists five Har-Tru tennis courts open 8:00 a.m. to 10:00 p.m. daily, a fitness center expanded and redesigned in the 2014 clubhouse renovation, and classes at $7 for members (Stay Active page). No pickleball appears in the club’s published schedules; Collier County’s Veterans Community Park, about 1.7 miles away, has 14 pickleball courts. The new Bistro and resort-style pool were open by spring 2024: a trade publication reported in May 2024 that they opened that March.

The Gate

Stonebridge has two gated entrances, on Immokalee Road and on Airport-Pulling Road North. The club advertises a 24-hour guarded gatehouse, and its FY2025 budget shows the Airport-Pulling Road gate staffed (management listed un-staffing it as a $75,000 savings option and kept it), per the FY2025 budget package. The Declaration adds that the association “shall not in any way be considered an insurer or guarantor of security.”

What Are the HOA Fees at Hawthorne Estates at Stonebridge?

The Hawthorne Estates at Stonebridge neighborhood fee is $3,420 a year for FY2027 (October 1, 2026 to September 30, 2027), billed quarterly at $855 by the master association and spent primarily on landscaping and irrigation. Every Hawthorne home also pays $17,600 in FY2027 club-level charges, for $21,020 a year before taxes and insurance.

There is no separate Hawthorne association bill, no condominium fee and no CDD line.

FY2023 and FY2024 neighborhood fees are not in the documents we read. From FY2019 to FY2027 the Hawthorne fee rose 33% (our arithmetic), far less than the club layer, which roughly doubled over the same years.

How Hawthorne’s Fee Compares

Among the four fee-simple neighborhoods, Hawthorne’s $3,420 sits above Thornbrooke’s $2,412 and Manchester’s $2,916 and below Shoreham’s $4,560, which also pays for the villas’ liability and flood insurance and roof and paint reserves (FY2027 schedule). Hawthorne’s larger lots mean more lawn to mow and irrigate than Thornbrooke’s, which is the likeliest reason for the gap; the neighborhood budget, which the advisory committee prepares, would confirm it.

A Hawthorne Estates at Stonebridge home carries four layers: the $3,420 FY2027 neighborhood fee, $17,600 in FY2027 club-level charges, property taxes (a 2026 preliminary median of $5,943), and at purchase an outside buyer’s $17,500 capital contribution, $600 transfer fee and $299 estoppel.

For fiscal year 2027 (October 1, 2026 to September 30, 2027), every Stonebridge residence pays $17,600 a year in club-level charges, billed quarterly at $4,400 (FY2027 schedule). The club’s two FY2027 documents label these two lines oppositely: the fee schedule PDF lists the Master Base Assessment at $2,667 and Capital Reserves at $2,869, while the Cost of Ownership web page lists Capital Reserves at $2,667 and Master Association Fees at $2,869. Together they are $5,536 either way. FY2026 (prior year): $16,680 in club-level charges, including $8,732 in country club dues, as the club published it before the FY2027 schedule replaced it. FY2027 adds a new $100 Strategic Reserves line.

An outside buyer pays a one-time, non-refundable New Owner Capital Contribution of $17,500 to the association at closing. The club’s FY2027 fee schedule lists the existing-owner (internal) capital contribution as $0. Its Cost of Ownership page words the rule this way: current residents “do not pay a resale if they are a single home owner and purchase within one year of the sale of their previous home.” Buyers moving within Stonebridge should confirm eligibility with the association’s Controller before contract. The association’s estoppel fee is $299 for FY2027 (it was $250 from FY2021 through FY2025). Membership transfer fee: $600 (FY2027), up from $450 in FY2019 to FY2022 and $550 in FY2025.

What the Hawthorne Supplements Require

  • Concrete tile roofs: “Roofing materials on Units … within Hawthorne Estates shall be concrete tile,” with like-kind replacement.
  • Lawn and landscape: the association maintains lawns and landscaping, billed through the neighborhood fee.
  • Irrigation: every lot connects to the association’s central irrigation system.
  • Exteriors: owners maintain and paint their homes to the neighborhood committee’s standards.
  • Mailboxes: a single approved style under the 2020 amendment, painted through the advisory committee.

What the Master Declaration Requires

From the member-era Amended and Restated Declaration:

  • Architectural review: every exterior change, pool, driveway and landscaping change needs Architectural Review Committee approval (Art. XIII).
  • Vehicles: commercial or lettered vehicles, RVs, trailers, campers, boats and boat trailers only inside an enclosed garage; garage doors closed except to come and go (Art. XIV s. 2).
  • Home business: only if invisible from outside, zoning-compliant and without client traffic (Art. XIV s. 23).
  • Liens: assessments are a continuing lien, late payments carry the greater of $25 or 5%, and a buyer is jointly and severally liable with the seller for unpaid assessments (Art. XI).

Hurricane Shutters Under the Club’s Standards

The club’s Hurricane Shutter Standards decide which devices may stay in storm-ready position from May 1 to November 30, by view. Panel, rolling, accordion and fabric shutters are allowed on every elevation; plywood only on a preserve view. For the ten Hawthorne lots under the preservation easement, the preserve-view column is the one to read.

Is Hawthorne Estates at Stonebridge a 55+ Community?

No. Hawthorne Estates at Stonebridge is not age-restricted: the Stonebridge master Declaration contains no 55-plus or housing-for-older-persons language, and Hawthorne’s supplemental declarations add none. Buyers of any age may purchase, and families with school-age children are zoned to A-rated Collier County public schools.

The club’s golf rules require juniors under 16 to be accompanied on the course, which is a club rule, not a housing restriction. Hawthorne’s high homestead share reflects owners who stay, not an age rule.

Can You Rent Out a Hawthorne Estates Home?

Yes, within the master Declaration’s limits. A Hawthorne Estates at Stonebridge home may be leased as a whole unit, in writing, for at least 30 days, no more than four times in a calendar year, with no subleasing without Board approval. Short-term vacation rental is not permitted.

Hawthorne’s supplemental declarations add no leasing rules of their own that we found, so the master rules govern (Declaration, Art. XIV s. 25).

Who Actually Rents in Hawthorne

Very few owners, by the evidence. With 61 of 78 homes homesteaded on the 2026 roll, and a homestead exemption requiring the owner’s permanent residence, at most 17 Hawthorne homes can be seasonal homes or rentals.

Pet Rules at Hawthorne Estates at Stonebridge

Hawthorne Estates at Stonebridge follows the master Declaration’s pet rules: dogs, cats or other usual household pets in a reasonable number set by the Board, leashed whenever outside the home, picked up after, and never on the golf course. Hawthorne’s supplements add no pet limits, and tenants are not barred from pets here.

The details, from the Declaration, Art. XIV s. 4 and the club’s golf rules:

  • Leashed “whenever they are outside the Owner’s Unit.”
  • Waste-removal fine up to $50 per occurrence.
  • The Board can require removal of a nuisance pet, with fines up to $50 a day.
  • No commercial breeding.
  • No pets on the golf course at any time.

Rover Run, the dog park at Veterans Community Park, is about 1.7 miles by car.

Chapter 720 and the Section 720.401 Disclosure at Hawthorne Estates

Hawthorne Estates at Stonebridge is fee-simple property in a mandatory homeowners association, so Chapter 720 of the Florida Statutes governs it, not the condominium law in Chapter 718. That means a statutory disclosure summary before contract, a capped estoppel certificate at closing, and no milestone inspection or structural reserve study rules.

For a buyer or seller, four statutes do most of the work.

The Section 720.401 Disclosure Summary

Before a buyer signs a contract for a parcel in a mandatory homeowners association community, Florida law requires a disclosure summary stating that membership is mandatory, that recorded covenants govern use, and that assessments are owed and may change (s. 720.401). If the summary is not provided before signing, the contract is voidable by the buyer, who may cancel by written notice within three days of receiving it or before closing, whichever comes first, and that right cannot be waived. In Hawthorne the summary should name the master association and the club-level charges together with the neighborhood fee, because membership in the club comes with the deed.

The Estoppel Certificate

The master association issues one estoppel certificate for a Hawthorne sale, stating what is owed on the home. Florida caps the fee: up to $299 for a current account, $119 more for delivery within three business days and $179 more if the account is delinquent (s. 720.30851). The club’s FY2027 figure is $299. Because Hawthorne has no condominium or sub-association, there is no second estoppel.

What Does Not Apply

Florida’s milestone inspection law and structural integrity reserve study requirement apply to condominium and cooperative buildings three or more stories tall (s. 553.899). They do not reach Hawthorne’s detached single-family homes, and the condominium resale disclosures of Chapter 718 do not apply either.

Hurricanes, Flood Zone and Insurance at Hawthorne Estates

Hawthorne Estates at Stonebridge holds the lowest ground we measured in Stonebridge Country Club. All three street points we tested, on Springberry Circle and Wexford Court, returned FEMA Zone AE, the high-risk zone, at 6.0 to 8.2 feet of ground elevation against a nearby base flood elevation of about 9 feet.

Street points are not buildings. The elevation certificate and a lender’s flood determination decide any single home.

What the FEMA Map Says at Hawthorne’s Test Points

For comparison, 17 of the 21 points tested across Stonebridge were shaded Zone X, outside the high-risk area, at 9.4 to 10.6 feet, including the clubhouse at 2100 Winding Oaks Way and 1724 Winding Oaks Way in Thornbrooke. Essex Circle could not be geocoded and was not tested, and no Hawthorne address on Winding Oaks Way was tested. Given its neighbors on Springberry and Wexford, Essex Circle is the first Hawthorne street where we would ask for an elevation certificate.

What Zone AE Means for a Hawthorne Owner

Zone AE is the 1% annual chance floodplain with a base flood elevation, and a federally backed mortgage on a building in it normally requires flood insurance. The nearest FEMA base flood elevation line to the Springberry and Wexford points reads about 9.0 feet NAVD88, roughly 0.3 kilometer southwest (FEMA BFE layer). The street at those points sits roughly 0.8 to 3 feet below that line (our arithmetic). House pads are usually built above the street, which is why the elevation certificate, not the street, decides the rating on a house; applying the line to a specific home is our inference until a surveyor does it.

Two Collier County rules bite in Zone AE, per the county’s 2026 Floodplain Protection Newsletter: new or replaced air conditioners and generators must be elevated to the base flood elevation plus one foot, and if improvement or repair costs reach 50% of the building’s pre-work market value, the whole structure must be brought into compliance. Collier’s Flood Info Hotline, (239) 252-2942, will provide a flood determination and check whether the county holds an elevation certificate on file, free.

Storm Surge and Evacuation

The state’s surge planning model returns Category 1 at the Springberry and Wexford pocket, the only Category 1 result we found in Stonebridge, and Category 2 at most other points. It is a planning model, not a forecast or a depth. Evacuation zones are set by Collier County. The state’s planning layer and a 2024 county order describe the area differently, so check your exact address in Collier County’s Know Your Zone lookup before relying on any zone letter.

Wind: Built 1995 to 2000

Every Hawthorne home was built after Hurricane Andrew and before Florida’s first statewide building code took effect on March 1, 2002, per the Florida Housing overview of the Florida Building Code. Stonebridge lies between the 160 and 170 mph lines on the Florida Building Code’s Risk Category II wind map, inside the wind-borne debris region (design wind speed contours), so new or replacement glazed openings need impact-rated products or approved shutters, by our reading of the threshold.

Insurance for a Hawthorne Home

Hawthorne owners carry their own homeowners policy with wind, plus flood. Wind credits come from the state’s Uniform Mitigation Verification Inspection Form: a roof permitted on or after March 1, 2002 (usually a documented re-roof here), verified roof-deck attachment and roof-to-wall connections, a hip roof, secondary water resistance and large-missile opening protection on every glazed opening and garage door. Because concrete tile is required, the roof question is the permit date.

Collier County holds a Class 5 rating in FEMA’s Community Rating System, a 25% discount on eligible NFIP policies, and new NFIP policies typically carry a 30-day waiting period. Citizens Property Insurance requires its personal residential wind policyholders to carry flood insurance on a schedule that reaches all policies on January 1, 2027 (Citizens flood requirement), so a Hawthorne owner insured through Citizens needs flood coverage by then whatever the zone. The state’s My Safe Florida Home grants cap insured value at $700,000, so few Hawthorne homes are likely to qualify, by our inference from just values.

Which Schools Serve Hawthorne Estates at Stonebridge?

For the 2026-2027 school year, Collier County Public Schools zones Hawthorne Estates at Stonebridge to Pelican Marsh Elementary, Pine Ridge Middle and Aubrey Rogers High School, each rated A by the Florida Department of Education in 2026. We confirmed the zoning at 1932 Springberry Circle, 1955 Wexford Court and six Essex Circle addresses.

County Permits and Recorded Work at Hawthorne Estates

Hawthorne Estates at Stonebridge has no association-wide building program to report: each owner permits and maintains their own house, roof and pool. What the public record shows is scattered owner work on individual lots, visible as extra-feature rows the county roll dates from 2005 to 2025.

What We Did Not Pull

Individual building permits for Hawthorne addresses were not pulled for this page. Before an offer, ask the seller for the roof permit and final inspection, any window or door permits, and pool permits, and verify them with Collier County Growth Management’s permit records.

What Is Being Built Near Hawthorne Estates?

The biggest change near Hawthorne Estates at Stonebridge is Collier County’s planned widening of Airport-Pulling Road from four to six lanes along the west side of Stonebridge, a $42 million project with no noise wall. A Livingston Road flyover, an I-75 interchange rebuild, The Henley apartments and NCH workforce housing are also planned nearby.

Stonebridge itself is built out, and Hawthorne has no vacant lot. Statuses are as of September 23, 2026.

Airport-Pulling Road Goes to Six Lanes

The widening runs from Vanderbilt Beach Road to Immokalee Road, past the Airport-Pulling gate. The county’s 60 percent design handout (March 27, 2025) puts the cost at $42.0 million. The county said construction was anticipated to begin in June 2026 and last up to two years. Stonebridge residents asked for a noise wall; the county’s comment responses say its noise study found no barrier cost reasonable and feasible, so none will be built. We have not measured which Hawthorne lots sit closest to Airport-Pulling Road; if road noise matters to you, stand in the backyard at a showing.

Daily life in Hawthorne Estates at Stonebridge is short trips: NCH North Naples Hospital, Pelican Marsh Elementary and a Publix within about five to six minutes of the gates, the beach about 10 to 15 minutes away, and Southwest Florida International Airport about 30 minutes, off-peak, per our routing from the clubhouse.

Hawthorne, Thornbrooke, Manchester and Shoreham share one regime: no condominium, one master association bill, lawn care and irrigation through a neighborhood fee, and Chapter 720 instead of Chapter 718. They differ on the house. Thornbrooke at Stonebridge is the entry point for a detached pool home, with a median of 1,933 square feet of county base area and the lowest fee in the club; Hawthorne’s median home is about 850 square feet larger on bigger lots, and the two recorded similar recent medians partly because Hawthorne’s latest sales were two of its smallest homes. Price per foot. Manchester’s homes are only about 5% larger at the median, yet its recent sales recorded roughly 40% more per county square foot than Hawthorne’s. Newer construction (2000 to 2002), a pool on every lot, a single cul-de-sac and a small, scarce inventory explain much of that; the rest is what buyers have been willing to pay for Manchester Court specifically.

Choose Hawthorne Estates at Stonebridge if you want a large Stonebridge pool home, often 2,700 to 3,100 square feet, for well under Manchester’s prices, a year-round neighborhood close to the clubhouse, a choice among four streets and lot sizes up to 0.39 acre, or a preserve-backed lot among the ten under the county easement. Choose Manchester if you want the newest single-family homes in Stonebridge, a pool guaranteed on every lot, a single quiet cul-de-sac and a shaded Zone X street point, and you are comfortable paying roughly $1.8 million to $2 million to get them. Either way, compare roof permit dates and elevation certificates, because at 24 to 31 years old those now move the insurance bill more than the floor plan does.

Honest Pros and Cons of Owning at Hawthorne Estates at Stonebridge

Hawthorne Estates at Stonebridge’s strengths are large pool homes on the club’s biggest standard lots, a year-round neighborhood, association lawn care and irrigation, and prices well below Manchester’s. Its trade-offs are age, three Zone AE street points, a thin resale record and a $21,020 yearly club-and-neighborhood bill before taxes.

Do I need the association’s approval to sell my Hawthorne home?

A 2001 club article said approval applications were not necessary for single-family owners, and no current master rule requiring one appears in the documents we read. We confirm it with the association on every listing. What you do need is the master estoppel and the s. 720.401 disclosure summary.

No surge flooding of Stonebridge is recorded in the National Weather Service or National Hurricane Center storm reports for Ian (2022), Helene or Milton (2024). That is the community record, not any single home’s; ask the seller for the claims history and disclosure.

Will I need flood insurance in Hawthorne Estates?

In Zone AE a federally backed lender will normally require it, and Citizens requires flood coverage on all of its personal residential wind policies from January 1, 2027. Collier’s Class 5 Community Rating System rating gives eligible NFIP policies a 25% discount.

What should I know about insuring a 1995 to 2000 home?

Every Hawthorne home predates the Florida Building Code’s March 1, 2002 start, so insurers price from the roof permit date, roof-deck attachment, roof-to-wall connections, roof shape and opening protection on the state’s wind mitigation form. Concrete tile is required, so ask for the re-roof permit.

Is Hawthorne Estates a 55+ community?

No. Stonebridge’s master Declaration contains no age restriction, and Hawthorne’s supplements add none.

Can I rent out a Hawthorne Estates home?

Yes, as a whole unit, in writing, for at least 30 days and no more than four times a calendar year, under the master Declaration. Hawthorne adds no leasing rules of its own that we found, and tenants may receive the owner’s delegated club rights.

What are the pet rules in Hawthorne Estates?

Dogs, cats and usual household pets in a reasonable number set by the Board, leashed outside the home, picked up after, and never on the golf course, under the master Declaration. There is no Hawthorne-specific pet limit.

Which schools serve Hawthorne Estates?

Pelican Marsh Elementary, Pine Ridge Middle and Aubrey Rogers High for 2026-2027, confirmed in the Collier County Public Schools zone database at 1932 Springberry Circle, 1955 Wexford Court and six Essex Circle addresses. All three were rated A in 2026.

How far is Hawthorne Estates from the beach?

Delnor-Wiggins Pass State Park is about 3.8 road miles and 9 minutes off-peak from the clubhouse, and Vanderbilt Beach about 5.2 miles and 11 minutes; Stonebridge sits about three miles, straight line, from the Gulf. There is no beach club.

What are property taxes on a Hawthorne home?

The 2026 preliminary median total tax is $5,943 across the 78 homes, from $3,872 to $11,691, at 9.4020 preliminary mills. A new buyer’s bill is recalculated on the new assessment, so expect more than the seller pays if the seller is homesteaded.

Can I change the landscaping, add a pool or replace the roof?

With Architectural Review Committee approval. Every exterior change, pool, driveway and landscaping change needs it under the master Declaration, and a replacement roof must be concrete tile under Hawthorne’s First Supplement.

Fall, for a winter closing. December through May recorded 24 of Stonebridge’s last 35 qualified sales (Collier County, August 2025 to August 2026), and recordings trail contracts by weeks.

How much below asking do Stonebridge single-family homes sell?

The eight fee-simple Stonebridge MLS closings in the last twelve months had a median sold-to-list ratio of 92.96%, the mean of the middle pair, 92.44% and 93.47%. Pricing to the right comparables from the start narrows that gap.

Will there be competing listings when I sell?

None in Hawthorne on September 24, 2026. The nearest single-family competitor was one Thornbrooke home asking $995,000 with 1,917 square feet of living area, and two Shoreham villas.

Who pays the capital contribution, transfer fee and estoppel?

The Declaration puts the $17,500 capital contribution on the purchaser, and the $600 transfer fee is charged for the new membership. In Collier County the HOA estoppel fee is customarily a seller cost, but the contract controls every one of these lines.

How does the $17,500 capital contribution affect my price?

Indirectly. A buyer comparing Stonebridge with a club that charges less at resale subtracts the difference from what they will pay you. It rose from about $6,197 in FY2025 to $17,500 in FY2027, so buyers who shopped Stonebridge before April 2025 may remember a smaller number.

What does the estoppel certificate cost, and how long does it take?

The master association’s FY2027 fee is $299, within Florida’s cap for a current account under s. 720.30851, and the Declaration requires the certificate within 15 days of request. Hawthorne has no second association, so there is only one.

Do I have to give my buyer an HOA disclosure summary?

Yes. Section 720.401 requires the disclosure summary before the buyer signs; without it the contract is voidable by the buyer until closing. We attach it to the listing file so it goes out with the contract.

What other Florida disclosures apply to a Hawthorne sale?

The s. 689.261 property tax disclosure summary, and the common-law duty from Johnson v. Davis to disclose known facts that materially affect value and are not readily observable. Most sellers use the Florida Realtors Seller’s Property Disclosure form to document what they know.

Does my home’s flood zone need to be disclosed?

Disclose what you know, including any flood history, and expect buyers to check the FEMA map themselves. Our test points on Springberry and Wexford returned Zone AE. An elevation certificate is the best answer to a buyer’s flood question.

On Springberry, Wexford or Essex, yes. It shows the house’s elevation against the base flood elevation, which drives the buyer’s flood premium. Collier’s Flood Info Hotline, (239) 252-2942, will check whether the county already holds one for your address.

Should I get a wind mitigation inspection before I list?

Yes, for a 1995 to 2000 home. The state form is valid up to five years absent material changes, and credits for a permitted re-roof after March 1, 2002, roof-to-wall connections, a hip roof and impact openings lower a buyer’s insurance quote.

Does my roof’s age matter to buyers?

A great deal. Concrete tile is required in Hawthorne, so the question is the permit date. A documented re-roof is the single most valuable fact in a Hawthorne listing for a buyer’s insurer.

Can I put a For Sale sign in my yard?

No. The club’s open-house rules bar “For Sale” and “Open House” signs on the home or in vehicles and allow only the club’s approved open-house sign, noon to 5 p.m., twice a week, registered by 1:00 p.m. Friday.

Can I hold an open house in Hawthorne Estates?

Yes, registered with the association office by 1:00 p.m. Friday, using the club’s approved sign, and every potential buyer who enters at either gate receives the master open-house sheet.

Do I need association approval to sell?

No current master rule requiring buyer approval for a single-family sale appears in the documents we read, and a 2001 club article said applications were not necessary for single-family owners. We confirm it with the association on each listing.

Do I owe anything on the clubhouse renovation loan when I sell?

Only the quarterly installments due through closing, on our reading. The $1,920 annual fee is billed at $480 a quarter until the loan is paid off in February 2035, and your estoppel will show what is owed.

What does it cost to sell a Hawthorne home?

Beyond the commission you negotiate, the seller customarily pays Florida’s deed documentary stamp tax at $0.70 per $100 ($6,930 on a $990,000 sale) and the estoppel, and credits the buyer the prorated property taxes. In Collier County the buyer customarily pays the owner’s title policy.

How are property taxes handled at closing?

Florida taxes are paid in arrears, so the seller credits the buyer for the days owned since January 1, usually estimated from the prior year’s bill. The 2026 preliminary Hawthorne median is $5,943.

Can I sell to another Stonebridge owner without the $17,500?

The FY2027 schedule lists the existing-owner capital contribution as $0, and the club words the rule as current residents who are single-home owners buying within one year of selling their previous home. Your buyer should confirm eligibility with the Controller before contract.

Can I sell while a tenant is in the home?

Yes. Leases run at least 30 days and no more than four times a year; the buyer takes subject to the lease. Coordinate showings through the tenant and align the lease end with the closing date.

Will the Airport-Pulling Road widening hurt my sale?

It is a disclosure point to handle up front. The county plans up to two years of construction on Stonebridge’s west side, with no noise wall. Buyers who ask get the county’s documents from us up front.

Will the preservation easement on lots 1 to 10 affect my sale?

For many buyers it is a selling point: a recorded easement to Collier County behind the lot. For a buyer who wants to extend a pool deck or clear vegetation, it is a limit. We pull the recorded easement so buyers see exactly what it restricts.

How do county values affect my price?

Only indirectly. The 2026 preliminary median just value, $1,023,784, fell 6.4% from 2025, but 1955 Wexford Court recorded $995,000 against a $775,358 just value. Buyers price on sales; the tax bill follows the new assessment.

1955 Wexford Court sold off the MLS for $995,000, within $10,000 of the one MLS closing. A private sale can work, but with no competing Hawthorne listings the MLS and our buyer database give a seller the widest audience and the strongest price test.
