Little Hickory Shores is a canal and bay neighborhood in Bonita Beach, Florida. It sits in unincorporated Collier County with a Bonita Springs mailing address, on the three recorded plats west of West Avenue and south of Bonita Beach Road, where almost every house has its own dock on Little Hickory Bay. Little Hickory Shores has no mandatory homeowners' association: the Collier County Land Development Code, the county flood rules and the state's manatee speed zones govern what an owner builds and how a boat runs.
This guide covers the 161 parcels of Little Hickory Shores Units 1, 2 and 3 Replat. Its dry neighbor east of West Avenue, Bonita Shores, has its own guide, and so do the beach towers across the bay such as Bonita Beach Club and Seascape. It is built from the public record: the Collier County roll exported August 29, 2026, every Collier County recorded sale through August 17, 2026, the Southwest Florida MLS pulled October 27, 2026, Collier County's own flood, zoning, evacuation and elevation certificate layers queried at points inside the neighborhood, the district's school address tool, the Florida manatee rule and the NOAA chart and tide record. Every figure carries its source and date, and where a record does not exist we say so.
McGreevy and Comisar are the best realtor for Little Hickory Shores in Bonita Beach because we price from the public record: every recorded Little Hickory Shores sale for 12 and 60 months, the dock and seawall on the county roll, the elevation certificate on file, Collier's flood map at the lot and the MLS record of days on market. Our team is Top 1% Real Estate Agents Nationally Since 2008.

Little Hickory Shores is small, so a single year holds too few sales to carry a median; we widen the window until it holds at least ten. In the Southwest Florida MLS pull of October 27, 2026, we tracked 10 Little Hickory Shores closings in the prior 24 months at a $1,587,500 median and $733 per square foot of living area, and 33 closings over 60 months at a $1,234,500 median, $757 per square foot, a 92.3 percent median sold-to-list ratio and 28 median days on market. The four closings of the last 12 months ran from $875,000 to $3,600,000. On the pull date eleven houses were active, from $1,044,000 to $2,995,000.
The Collier County record agrees: 17 recorded house sales in the 60 months to August 17, 2026 at a $1,275,000 median, $724.50 per square foot of county heated area, and 21 improved sales at a $1,235,000 median when the duplexes and the separately deeded boat slips are counted.
A Little Hickory Shores sale is priced by the water first and the house second. The county roll puts about 60 percent of a typical house's value in the land, $756,000 at the median, so the dock, the seawall, the depth at the dock face and the bridge-free run to Wiggins Pass carry most of the price. The house then moves it: a 1970s slab house below today's base flood elevation sells as a lot plus a rebuild decision, while a new house elevated to 16 or 19 feet sells on its own. A buyer's lender and insurer will ask for the elevation certificate, the wind mitigation report and the dock and seawall permits, so a well-prepared listing has those answers ready on day one. For luxury Little Hickory Shores sellers we add premium marketing: cinematic video, drone, professional photography, a qualified-buyer database, and discretion with off-market capability when a sale needs to stay private. Our Little Hickory Shores seller guide walks through pricing a canal house, the flood and permit records a buyer's lender asks for, and how the 50 percent rule shapes what an older house is worth.
Buyers here are choosing a boat before a house: the depth at the dock, the bridge-free run south to the Gulf, the Slow Speed zone north of the peninsula and the length a dock may reach on a given canal. The neighborhood has no gate and no association, so Collier's code decides what a lot can carry, and Zone AE on every interior point we tested means flood insurance comes with any federally backed loan. Little Hickory Shores is the canal and bay neighborhood of three recorded plats in north Collier County, between West Avenue and Little Hickory Bay, south of Bonita Beach Road. It holds 161 parcels on 1st, 2nd, 3rd, 5th and 6th Streets, the 3rd Street West peninsula and the Bonita Beach Road frontage, all with a Bonita Springs 34134 address.
Data updated: October 2026 (Collier County roll exported August 29, 2026; Collier County parcel layer and zoning, flood and school layers queried October 17, 2026).
West Avenue is the eastern edge: Bonita Shores, the dry 531-lot grid of the same 1953 development, lies east of it, and Little Hickory Shores begins at the first lot west of it. Bonita Beach Road is the northern edge and the county line; the pavement and everything north of it are Lee County and the City of Bonita Springs. Little Hickory Bay wraps the west and south sides, and the 3rd Street "dog leg" runs out into the bay on fill dredged from the canals in the 1950s. Little Hickory Island and its beach sit across the bay to the west, about a four-minute drive.
The streets west of West Avenue change their names as they cross: 3rd, 5th and 6th Streets carry a "W" suffix on the county roll, while 1st and 2nd Streets and part of 3rd Street do not, so an address alone does not prove which side of West Avenue a house is on. The folio number and the recorded legal description settle it.

A Little Hickory Shores deed names one of three plats. Unit 1 (Blocks A, B and C) covers the Bonita Beach Road frontage, 1st and 2nd Streets and the east end of 3rd Street; 72 parcels sit on its 76 platted lots today. Unit 2 (Blocks D and E) covers 5th and 6th Streets West and the club grounds on West Avenue; 42 parcels on 44 platted lots. Unit 3 Replat (Blocks F, G and H) is the 3rd Street West peninsula, recorded later in Plat Book 6; 47 parcels, including the row of boat-slip lots in Block G. The section What Are the Sections of Little Hickory Shores? walks each one.
Little Hickory Shores is not the same as Bonita Shores, though one developer built both in 1953 and one club serves both. Bonita Shores is the 531-lot dry grid east of West Avenue; Little Hickory Shores is the 161-parcel canal and bay strip west of it, and the boundary changes the flood zone, the ground height and the price.
Data updated: October 2026 (Collier County roll exported August 29, 2026; Southwest Florida MLS pulled October 27, 2026; Bonita Shores Club history read October 17, 2026).
The Bonita Shores Club's own history opens with the pairing: "Bonita Shores and Little Hickory Shores was developed in 1953 by Forrest Walker." The plats were recorded in alternating filings, Bonita Shores Unit 1 at Plat Book 3 Page 1, Little Hickory Shores Unit 1 at Page 6, Bonita Shores Unit 2 at Page 43, Little Hickory Shores Unit 2 at Page 79, so the two were planned as one project with a dry side and a water side. The developers dug the canals west of West Avenue and used the fill to raise the land east of it.
What differs at West Avenue, measured:
| Little Hickory Shores | Bonita Shores | |
|---|---|---|
| Lots on the water | 84 of 91 houses have a dock | none; no Bonita Shores lot abuts water |
| Flood zone | AE at every point tested | mostly Zone X |
| Ground | about 5 to 7.5 feet | median about 12 feet |
| 60-month MLS median | $1,234,500 | $657,000 (houses) |
Many people, including the State of Florida, still say "Bonita Shores" for both. The state's manatee rule describes the tip of the 3rd Street West peninsula as "the peninsula containing Third Street West in Bonita Shores," while the recorded plat calls the same land Little Hickory Shores Unit 3 Replat. Both records are real; they use different names for the same ground. The full comparison is in Little Hickory Shores vs Bonita Shores.
Three neighbors share the name. Little Hickory Island is the Lee County barrier island across the bay, with its own Gulf beach and the City of Bonita Springs' rules. Little Hickory Bay is both the water west of Little Hickory Shores and a 60-unit condominium at 4835 Bonita Beach Road, outside the three plats. Hickory Shores is a condominium on Little Hickory Island. None of them are in Little Hickory Shores, and the MLS keeps each under its own name.
The Southwest Florida MLS files Little Hickory Shores houses under the Development name LITTLE HICKORY SHORES, and it files the Shore Woods condominium at 64 4th Street, which is in Bonita Shores, under a different Development name, LITTLE HICKORY. A search on "Little Hickory" alone mixes $300,000 condominiums into a $1.2 million house market. Every MLS figure in this guide uses the LITTLE HICKORY SHORES Development only.
Little Hickory Shores is entirely in Collier County. All 161 parcels carry Collier folios and Collier millage area 170 on the 2026 roll, with municipal millage of zero, so no part of the neighborhood is in Lee County or the City of Bonita Springs. The county line runs along Bonita Beach Road.
Data updated: October 2026 (Collier County roll exported August 29, 2026; Collier County zoning, flood, fire, water and school layers queried October 17, 2026).
A claim circulates that part of Little Hickory Shores lies in Lee County. The county record does not support it: every parcel in all three plats is on the Collier roll, and every Collier layer we queried, zoning, flood, fire, water service, evacuation and school assignment, returns a Collier answer at points across the neighborhood. What sits in Lee is the road in front and the island across the bay.
The address says Bonita Springs for a reason the club history records: "While the community is in Collier County, it was given a Bonita Springs address because the closest Collier County post office was down by the zoo and the one in Lee County Bonita Springs was much closer." The City of Bonita Springs cannot annex it, because a Florida city cannot extend into a second county.

Crossing Bonita Beach Road changes the tax rate, the closing custom and the rental rules. In 2025 the Little Hickory Island side paid 12.7970 mills against 9.5058 mills here. In Lee the seller customarily pays the owner's title policy and the deed stamps; in Collier the buyer customarily pays the owner's title policy. A Lee rental needs a City of Bonita Springs permit; a Collier rental needs a Collier registration. Same ZIP code, different rulebook.
Living in Little Hickory Shores means a dock behind the house, a canal or the bay in front of it, open streets without a gate, a volunteer club on West Avenue and the Gulf beach four minutes away by car. It is a boating neighborhood first: the county roll shows a dock on 84 of its 91 houses.
Data updated: October 2026 (Collier County roll exported August 29, 2026; Bonita Shores Club pages read October 17, 2026; OSRM drive times run October 17, 2026).
The Bonita Shores Club describes the combined community in its own words: "It's a piece of paradise where the sunset's orange glow reflects in the canals, otters and ducks and even iguanas cross the grass to get to the small lakes and ibis arrive in flocks of white to scour for bugs on lawns. It's a neighborhood without gates." The canals in that sentence are the Little Hickory Shores canals; the small lakes are the ponds of Bonita Shores across West Avenue.
The streets are short, numbered and quiet, ending at the water. A morning can start on a paddleboard in the year-round Slow Speed water north of the peninsula, a weekend day can run three and a half miles south through Wiggins Pass to the Gulf with no bridge overhead, and dinner can be at the seafood restaurant at the north end of the neighborhood on Bonita Beach Road. The club at 315 West Avenue runs events such as a Friday morning mahjongg group and rents the clubhouse for parties. Membership is voluntary.
The 2026 roll shows 43 of the 91 houses with a Florida homestead exemption, just under half: full-time residents share the streets with second-home owners and some vacation renters. House ages run from 1955 to 2025, so a 1970s ranch house with a wood dock can sit beside a new house raised 16 feet above the street over a garage. Families with school-age children are assigned to Collier schools in North Naples.
No gate, no mandatory association, no community pool, no golf, no streetlights (owners refused a lighting tax in 1984) and no Gulf frontage: the neighborhood faces Little Hickory Bay. The city services of Bonita Springs do not reach it, because it is in unincorporated Collier.
Little Hickory Shores homes sold at a $1,234,500 median across 33 MLS closings in the 60 months to October 27, 2026, at $757 per square foot of living area. The Collier County record shows 17 house sales in 60 months at a $1,275,000 median. The last 12 months held only four closings, from $875,000 to $3,600,000.
Data updated: October 2026 (Collier County recorded sales through August 17, 2026; Southwest Florida MLS pulled October 27, 2026).
Little Hickory Shores has 91 houses, so a single year rarely holds enough sales for a median to mean much. We show every window in both records, county and MLS, and name the window beside every figure.

Source: Collier County DOR-qualified recorded sales of single-family parcels in the three plats, county sale file through August 17, 2026. Over 60 months, 16 of the 17 were resales at a $1,255,000 median and one was the first sale of a new house, $2,500,000 on 3rd Street West in March 2022. The median price per square foot of county heated area was $724.50.
Counting every improved parcel, the county record holds 21 sales in 60 months at a $1,235,000 median, from $200,000 to $3,400,000. The low end is not a house: three separately deeded boat-slip lots on 3rd Street West recorded at $200,000, $225,000 and $350,000 in 2022 and 2023. The high end, $3,400,000 for a double lot on 2nd Street in March 2024, is a house the 2026 roll no longer shows, which is how a teardown appears in the tax file.

Source: Southwest Florida MLS, Development LITTLE HICKORY SHORES only, Shore Woods (Development LITTLE HICKORY) excluded. Two of the 33 closings, in December 2021 and December 2022, were entered after closing and were not marketed through the MLS; the sold-to-list ratio and days on market use the other 31. In the last 12 months we tracked four closings: $875,000 on 5th Street in August 2026, $3,600,000 on 6th Street West in August 2026, $1,675,000 on 3rd Street in September 2026 and $2,600,000 on 1st Street in September 2026.
With four closings a year, a Little Hickory Shores value is built from the right comparables, not a median: the same street and water, the same age against the flood elevation, the same dock. | 2026 to Oct 27 | 4 | $2,137,500 | $838 | 94.0% |
The 2026 jump is a product shift, not a price spike: two of the four 2026 closings were large new or rebuilt houses of 3,049 and 3,362 square feet, against a 60-month median house of 1,778 square feet. Per square foot, 2026 sits about 11 percent above the 60-month median.
The county file counts one 12-month house sale; the MLS counts four. Two of the four MLS closings (September 18 and September 30, 2026) came after the county file's August 17 cutoff, and the other two (August 5 and August 14, 2026) fall within days of it and had not reached the file as qualified sales, so all four should appear in the next county extract. Over 60 months the two records agree to within $40,500 on the median ($1,275,000 county houses, $1,234,500 MLS), which is the best check available that both describe the same 91 houses.

Little Hickory Shores closings in the MLS ran from $762,500 to $3,600,000 over the 60 months to October 27, 2026, and the street a house sits on moved the price: 3rd Street led with a $1,500,000 median on nine closings, while 1st Street's seven marketed closings had a $1,140,000 median. Street figures and the sale-by-sale table count the 31 marketed closings; the two sales entered after closing (3rd Street West, $2,000,000, December 2021, and 1st Street, $925,000, December 2022) are in the 33-closing totals.

Five closings topped $2,500,000 in the 60 months: $2,800,000 and $3,600,000 on 6th Street West, $3,200,000 on 3rd Street, $3,400,000 on 2nd Street and $2,600,000 on 1st Street. All five were three or four bedrooms with 2,300 to 3,362 square feet of living area, and the August 2026 sale, at 3,362 square feet, was the largest. New or substantially rebuilt houses are what set the top of this market.
Little Hickory Shores had eleven houses listed in the MLS on October 27, 2026, asking $1,044,000 to $2,995,000 at a $1,595,000 median and $875 per square foot. Against four closings in the prior 12 months, that is about 33 months of supply, a buyer's pace that rewards pricing to the comparables.

Source: Southwest Florida MLS, Development LITTLE HICKORY SHORES, active listings on the pull date. One listing had been on the market 843 days. Three of the eleven are on 1st Street, the street with the oldest house stock, and three on 2nd Street.
Five of the eleven active listings ask under $1,500,000, close to the 60-month median, four ask $1,595,000 to $1,995,000, and two ask over $2,600,000 for newer, larger houses. The 12-month closings took a median 310 days, so sellers should price for a long run or to the closest recorded comparable, and buyers have room to negotiate on houses that have sat.
Little Hickory Shores homes are single-family canal and bay houses built from 1955 to 2025, with a median house-row year of 1989 on the Collier County roll. Twenty-eight predate Collier's first flood map of 1979, and 18 were built in 2015 or later, so old slab houses and new elevated houses share every street.

Source: Collier County roll, 2026. Every house on 6th Street West has a dock. The 3rd Street West peninsula carries the highest median value and the largest houses; 1st Street carries the oldest stock.
The median house row covers 1,864 square feet of base area on a median lot of 0.21 acres, about 9,150 square feet; lots run from 0.15 to 0.44 acres. Parcel centroids along 1st Street sit about 75 feet apart, so a typical lot is roughly 75 by 122 feet. A pool shows on 68 of the 91 houses.
Six duplex parcels stand on 1st Street in the RMF-6 strip. Sixteen vacant residential lots carry a $756,000 median land value, and nine vacant lots sold in the 60 months at a $900,000 median. Twenty-seven parcels of 0.01 to 0.04 acres along 3rd Street West are separately deeded boat slips with docks and no house, a product that is rare in Southwest Florida and that we cover in How Do Docks, Seawalls and Slips Work in Little Hickory Shores?.
At least five full-size Little Hickory Shores lots carried a dock and seawall but no finished house on the 2026 roll. One sold at $3,400,000 with a house in 2024 and now shows only a dock and a chickee on the roll; another closed in the MLS at $2,600,000 in September 2026 with 3,049 square feet of new living area the roll had not yet picked up. Thirteen house rows date from the 2020s. Old houses are being replaced, lot by lot.
Little Hickory Shores has three recorded plats and five distinct pieces inside them: the Unit 1 canal streets with the Bonita Beach Road frontage and a duplex strip, the Unit 2 streets on 5th and 6th Streets West, the 3rd Street West peninsula of Unit 3 Replat, the Block G boat-slip row, and three condominiums with their own associations.

Unit 1 is the north half of Little Hickory Shores and the oldest stock: 1st Street's ten houses have a median house-row year of 1977. Its Block A lots along Bonita Beach Road are zoned C-4 and carry the neighborhood's commercial frontage, including a waterfront boutique resort at 4701 Bonita Beach Road and a seafood restaurant at 4685. The north side of 1st Street is an RMF-6 strip with six duplex parcels. Collier's comprehensive plan has listed "Bonita Beach Road between Vanderbilt Drive and the west end of Little Hickory Shores #1 Subdivision" as a candidate redevelopment corridor since 1997 without ever writing a plan for it.
Unit 2 is the largest single street of houses in the neighborhood: 6th Street West has 27 houses, every one with a dock on the roll, a $1,422,241 median just value and a median house row of 2,306 square feet. The highest 60-month MLS closing, $3,600,000, was on 6th Street West, which also had a $2,800,000 closing. Unit 2 also holds the club parcels at 315 and 319 West Avenue.
The "dog leg" of 3rd Street was built from canal spoil and platted later than Units 1 and 2, in Plat Book 6. Its 16 houses have the highest median value in the neighborhood, $2,333,324, and the largest median house row, 2,642 square feet. The peninsula's tip is written into the state's manatee rule as the line between the Slow Speed and 20 MPH zones, and the tip itself mapped as Zone X500 on the one point we tested there, the only non-AE result in the neighborhood.
Twenty-six parcels in Unit 3 Replat Block G, and one more in Unit 2 Block E, are 0.01 to 0.04 acre lots carrying a dock and no house. They are deeded boat slips, each recorded as its own lot, at a $132,212 median just value on the 2026 roll. Recorded slip sales in the county file: $200,000, $225,000 and $350,000 in 2022 and 2023. A Bonita Shores owner across West Avenue, or a Little Hickory Shores owner without a usable dock, can own a slip outright here.
Hickory Harbour is a 51-unit condominium at 226 3rd Street, inside the Little Hickory Shores grid, with its own condominium association and its own declaration. The MLS shows four Hickory Harbour closings in 60 months at a $570,000 median. A dedicated Hickory Harbour sub-page is coming with its association details, recent sale comps, and street-by-street analysis. We'll link it here when it goes live.
Hickory Wood Shores is a three-unit condominium on a Unit 1 lot on 1st Street, too small for its own guide. The Hickory Bay Boat Club at 4751 Bonita Beach Road is a commercial condominium of 60 dry-storage units, 48 wet-slip units and a fuel unit, with a mean just value of about $100,037 per unit on the 2026 roll; it is a marina, not a residential community, and it trades separately from any house.

Little Hickory Shores began in 1953, when Forrest Walker, born in a log home on Oak Creek in 1897, developed it with Bonita Shores. The developers dredged the canals west of West Avenue, used the fill to raise the land, built the 3rd Street peninsula from spoil, and recorded the plats in Collier County's Plat Books 3 and 6.
Data updated: October 2026 (Bonita Shores Club history read October 17, 2026; Florida Division of Corporations read October 17, 2026; Collier zoning atlas sheet 8505N).
The club's history is the one narrative account. It names the developer and the year: "Bonita Shores and Little Hickory Shores was developed in 1953 by Forrest Walker." It records that "Forest Walker, the developer of Bonita Shores and Little Hickory Shores, was the first white child born into the pioneer community of Bonita Springs." The page spells his first name two ways. A Florida corporation named LITTLE HICKORY SHORES, INC. sits on the state register as inactive, the corporate trace of the venture.
The club history describes the earthwork plainly: "The developers dug canals and used the fill to make the property higher," "The canals west of West Avenue are man-made, dredged in the 1950's," and "The long 'dog leg' on 3rd Street that extends out into Hickory Bay today was man-made from fill dredged from the canals." The result is visible on the elevation record today: Bonita Shores, where the fill went, sits at a median of about 12 feet, while USGS samples inside Little Hickory Shores read 5.6 to 7.6 feet. No 1950s dredge or fill permit has been found in either neighborhood's research; the canals predate Florida's modern permitting.
The oldest house row still on the Little Hickory Shores roll is dated 1955; the club history says "The first house was built in this neighborhood in 1956." The residents formed the association in 1956 "to make sure deed restrictions were enforced and other amenities were provided," incorporated it in April 1960 (Florida document 700793, filed April 11, 1960), and finished the clubhouse at 315 West Avenue "just in time for Hurricane Donna." A fire station operated from the club garage in 1967, and the fire district returned the building to the association in 1992.
The closest Collier post office in the 1950s was far south, "down by the zoo," while the Lee County post office in Bonita Springs was close, so the mail came from Bonita Springs and the address followed. Vanderbilt Drive was then East Avenue and ended at 9th Street, and the causeway to Fort Myers Beach "was not built until the mid-1960's," per the same history.

Little Hickory Shores has no mandatory homeowners' association. Its single-family lots answer only to Collier County's code. A voluntary civic club, the Bonita Shores and Little Hickory Shores Improvement Association, runs the clubhouse, and a separate corporation that owns the boat ramp was administratively dissolved by the state on September 25, 2026.

The club's own FAQ tells residents: "Join the Club if you haven't done so already." A mandatory association cannot have owners who have not joined. The club runs events, rents its hall and gives scholarships; it does not assess lots, approve house plans or issue estoppel letters. For a Little Hickory Shores closing there is no association estoppel to order, no association disclosure summary and no transfer fee.
The club history says the founders formed the association "to make sure deed restrictions were enforced." Whether any 1950s restriction still binds a Little Hickory Shores lot is a title question no public record we read answers; we did not locate the original instruments. A buyer's title search is the place to settle it for a specific lot. We do not describe the neighborhood as either restricted or unrestricted.
The ramp is three parcels at 260 3rd Street and 266 3rd Street West, 0.29 acres, owned by Bonita Shores Boating Area, Inc. under one recorded deed. Access has been by membership and a key from the corporation, not by any right attached to a house. The corporation's state record now reads inactive after an administrative dissolution for a missed annual report; it lapsed once before and was reinstated in 2004. For most Little Hickory Shores houses the ramp is beside the point, because 84 of 91 carry their own dock.
Owning in Little Hickory Shores costs a Collier County property tax bill at 9.4020 mills on the 2026 roll, a median of $10,925 on the 91 houses, flood and wind insurance, utilities and dock upkeep. There is no association fee, no special assessment and no non-ad-valorem charge on any house.

The 2026 roll's ad valorem amounts on the 91 houses run from $2,601 to $61,385, with a $10,925 median. The spread is the Save Our Homes cap: 43 houses are homesteaded, and their median capped benefit is $457,965 of value the owner does not pay tax on. A buyer who does not carry over a prior Florida homestead starts at just value: at 9.4020 mills, $457,965 of lost benefit is about $4,306 a year more tax on the median homesteaded house. Portability lets a buyer bring up to $500,000 of benefit from a prior Florida homestead.

Arithmetic: value times mills divided by 1,000. The Collier roll's just value is usually below price, so real bills run lower than the illustration; the comparison between the two sides of the road holds.
Water and sewer come from Collier County Public Utilities, which serves the neighborhood as water area D12; Bonita Springs Utilities does not serve Collier County addresses. Trash and recycling are Collier County curbside service. There are no streetlights on the residential streets.
A Little Hickory Shores residential lot is zoned RSF-4 by Collier County: a single-family house up to 35 feet tall, 25-foot front and rear yards, 10-foot side yards on a waterfront lot, no lot-coverage cap and a lowest floor at least one foot above the base flood elevation. The north side of 1st Street is RMF-6 and the Bonita Beach Road frontage is C-4.

A typical Little Hickory Shores lot is about 75 feet wide and 9,150 square feet. With 10-foot waterfront side yards there are about 55 feet of buildable width; with 25-foot front and rear yards, roughly 72 feet of depth. Collier's table gives RSF-4 a single 35-foot maximum height without saying whether it is the zoned height or the actual height, and the two are measured from different starting points, so settle the measurement with Collier Zoning before a design is drawn for an elevated lot. No lot in the neighborhood is large enough for a guesthouse, which needs 43,560 square feet, and renting a guest unit is a code violation in any case.
Every residential point we tested in Little Hickory Shores is in Zone AE with a 10 or 11 foot base flood elevation. Collier's Building Block A-133 requires the lowest floor of a typical house at the base flood elevation plus one foot, so 11 or 12 feet, on ground that sits at about 5 to 7.5 feet. Dry floodproofing of a house is not permitted. The 11 elevation certificates we read show the two ways owners are doing it: a filled pad with a raised slab at about 11 feet, or a house lifted over a garage and storage enclosure with its living floor at 16 to 19.8 feet.
If repair or improvement costs reach 50 percent of the building's market value, Collier requires the whole structure brought up to the current flood elevation. Collier applies the rule in Zones VE, AE, AH and A, so it reaches every house in Little Hickory Shores. Twenty-eight houses predate the county's first flood map of 1979, and at least one slab house on the county's elevation certificate file sits with its floor at 4.2 feet, almost six feet below its base flood elevation. For houses like that the rule decides the economics.
A Little Hickory Shores house can be rented short term: Collier County sets no minimum rental period in RSF-4 zoning, and Florida law bars counties from adding one. An owner renting more than three times a year for under 30 days needs a state license, tax accounts and a Collier County short-term vacation rental registration.

A Collier short-term rental collects 11 percent: the 6 percent state transient rental tax and the 5 percent Collier tourist development tax, with no Collier discretionary surtax. Across Bonita Beach Road in Lee County the same stay collects 11.5 percent. Collier voters decide a sixth tourist-tax cent in November 2026.
Check the Hickory Harbour declaration if you are buying a condominium there, because a condominium's own rules can limit rentals where the county does not. Plan for Zone AE flood insurance in the rental budget, and for a tide-dependent dock if guests will bring boats. Vrbo shows more than 22 listings under a Little Hickory Shores search; Collier publishes no public registry of registered rentals.
Docks, seawalls and boat slips in Little Hickory Shores run under Collier County's dock code: a dock and boat together may reach 20 feet into a waterway 100 feet or wider, or 25 percent of a narrower one, and anything longer needs a boat dock extension petition. The roll shows a dock on 84 of the 91 houses.

Collier's Hearing Examiner has heard or scheduled five Little Hickory Shores dock petitions since 2024: two for lots on 3rd Street West in Block G (one also asking to cut riparian setbacks from 7.5 feet to zero, the other a 28-foot extension), a 24-foot extension on 3rd Street, a 22-foot extension and second dock facility on 2nd Street, and a 9-foot extension on an 80-foot waterway off West Avenue. A buyer counting on a longer dock should read how the nearest petition was decided first. Across the bay, a 2025 county interpretation found docks permitted and transferable on a tract of the Lely Barefoot Beach development in Little Hickory Bay, which may add slips on the same water.
The 27 deeded slip lots on 3rd Street West are a second way to own a dock in Little Hickory Shores. Each is its own parcel of 0.01 to 0.04 acres with a dock on the roll, a $132,212 median just value and recorded sales of $200,000 to $350,000 in 2022 and 2023. A slip lot can be bought without a house, which makes a Bonita Shores house plus a Little Hickory Shores slip a real alternative to a canal house.
The Hickory Bay Boat Club at 4751 Bonita Beach Road, at the neighborhood's northwest corner, is a commercial condominium of 60 dry-storage units, 48 wet slips and a fuel unit. Its units sell separately from houses at a mean just value of about $100,037 on the 2026 roll. It operates as Hickory Bay Boat House in public listings.
The private ramp at the 3rd Street peninsula is owned by Bonita Shores Boating Area, Inc., which the state administratively dissolved on September 25, 2026 for a missed annual report. Access has always been a membership with a key, not a deeded right of any house. Ask its officers of record about reinstatement before relying on it. Public alternatives: Delnor-Wiggins Pass State Park lists a boat ramp among its amenities, and Collier Parks lists Cocohatchee River Park among its boat parks.
A boat from Little Hickory Shores reaches the Gulf of America through Wiggins Pass, about 3.4 statute miles south of the 3rd Street West peninsula, without passing under any bridge. Northbound routes to Big Hickory Pass and New Pass pass under fixed bridges with 10 to 12.8 feet of clearance. Little Hickory Bay is shallow, and the tide gives little help.
Data updated: October 2026 (NOAA electronic navigational chart and U.S. Coast Pilot 5; NOAA tide station 8725259 Little Hickory Bay; Rule 68C-22.023, F.A.C., read October 17, 2026; Collier County Coastal Advisory Committee packets).

The NOAA Coast Pilot warns that "Wiggins Pass ... is subject to frequent changes," that "A private light marks the approach to the pass," and that inside it "a channel, marked by private daybeacons, leads south to Water Turkey Bay." For the northern passes it says private daybeacons "reportedly" mark the channel and "Local knowledge is advised." The marks a Little Hickory Shores boater follows across Little Hickory Bay are private; the chart shows a gap of about 2.2 nautical miles with no charted lateral mark between the causeway and Wiggins Pass.
Charted soundings near the peninsula read about one foot at 0.10 to 0.20 nautical miles, with a deeper thread of 6 to 16 feet farther out and charted flats that dry at low water on several sides. NOAA's Little Hickory Bay station gives a mean tide range of 0.56 feet and a great diurnal range of 0.84 feet: about ten inches. A boat's draft, not its length, decides whether a Little Hickory Shores dock works, and the depth at the dock face is published nowhere. Measure it.

Source: Rule 68C-22.023, F.A.C., Collier County Zones. The rule draws its line to "the southernmost point of the peninsula containing Third Street West in Bonita Shores," which is the Little Hickory Shores Unit 3 Replat peninsula, and it covers "canals." Speeds are measured over the bottom, so a GPS reading governs.
Wiggins Pass is a Collier County dredging project paid from the tourist development tax and permitted one event at a time by the state and the Army Corps of Engineers. The county's consultant wrote in 2024 that federal permitting became "lengthy and non-responsive" after Hurricanes Ian and Idalia. A 2026 Wiggins Pass and Doctors Pass maintenance dredge went out to bid. No public entity maintains Little Hickory Bay between the neighborhood and the pass, and no canal-maintenance district or assessment exists for the Little Hickory Shores canals.
The bay is part of an Outstanding Florida Water, the Wiggins Pass Estuarine Area and the Cocohatchee River System, which raises the state's permit standard for docks and seawalls. The same water is on the state's impaired list for Enterococci and nitrogen under assessment unit 3259A. About 25 acres of mapped seagrass lie in Little Hickory Bay, the habitat the Slow Speed zone protects. The Estero Bay Aquatic Preserve begins at the Lee County line to the north.
At the posted 20 MPH the 3.42 statute miles to Wiggins Pass take about 10 minutes. With idle speed off the dock, the canal run and the Slow Speed zone inside the pass, plan on 15 to 25 minutes from dock to Gulf.
Little Hickory Shores is in FEMA Zone AE, the Special Flood Hazard Area, at every interior point we queried on Collier County's flood map, with a base flood elevation of 10 or 11 feet. The one non-AE result was Zone X500 at the tip of the 3rd Street West peninsula. The neighborhood is also in Collier's hurricane Evacuation Zone A.

The elevation certificates on file agree: lowest adjacent grade on the newest elevated houses reads 5.2 to 6.0 feet. With a base flood elevation of 10 or 11 feet, the 1-percent-annual-chance flood stands roughly 3 to 5 feet above natural ground. Bonita Shores, built up with the canal fill, sits at a median of about 12 feet.
Collier County publishes 41 elevation certificates for Little Hickory Shores addresses on its public map, each a downloadable PDF. We read 11:

On an elevated house the "lowest floor" is the garage or storage enclosure; the living floor is the next higher floor.
Three of the 2023 to 2025 certificates record a base flood elevation of 11 while noting "the applicable flood zone is AE and BFE: 10ft, per 12021C0179H," the 2012 map. The 2024 map raised the base flood elevation from 10 to 11 feet on part of the neighborhood.
A preliminary FEMA flood map for Collier County, dated March 20, 2025, is not yet effective; its appeal period closed March 18, 2026. On the Bonita Shores grid the preliminary study lowered nearby base flood elevations. We could not test the preliminary panels at Little Hickory Shores points, so we do not say which way they move here. Check the address on FEMA's preliminary map before relying on today's number.
Hurricane Ian put water into Little Hickory Shores homes in September 2022. The U.S. Geological Survey measured an "Excellent seed line in garage" on 6th Street at 11.20 feet NAVD88, 2.43 feet above the ground there. The National Hurricane Center recorded 8 to 12 feet of inundation along the Bonita Beach coast.
Data updated: October 2026 (USGS Short-Term Network high water marks, event 325; National Hurricane Center Tropical Cyclone Report AL092022; FEMA OpenFEMA claims and assistance data as read for the Bonita Shores research, August 12, 2026).
The National Hurricane Center's report on Ian: "Maximum inundation levels of 8 to 12 ft AGL occurred in Estero, Bonita Beach, Bonita Springs, and North Naples. ... Farther south in Bonita and North Naples, the most severe impacts were contained to the immediate coastline while inland high water marks ranged from 5 to 7 ft AGL." Little Hickory Shores is on the bay shoreline, not the inland grid. USGS high water mark 43983, surveyed October 15, 2022 and rated excellent, sits in a garage on 6th Street at 11.20 feet NAVD88. Against ground of 5.6 to 7.6 feet on our sample points, an 11.2-foot water surface is roughly 3.5 to 5.5 feet of water at grade; real depths varied house by house.
Hurricane Irma in 2017 produced storm tides of 3.90 to 4.64 feet NAVD88 at the Delnor-Wiggins and Bonita Springs sensors, below the sampled Little Hickory Shores ground. Hurricane Milton in 2024 left one USGS mark within about 12 kilometers at 6.80 feet NAVD88, near the lowest sampled ground. Ian was the storm that reached the floors.

These are upper bounds that include Bonita Shores; the federal files do not carry a subdivision field. Most of the tract's claims were rated AE, and Little Hickory Shores is the AE side of it.
The rebuild shows on the roll and the certificate file: 13 house rows date from the 2020s, ten elevation certificates carry post-Ian permit numbers issued from 2022 to 2024, and at least five lots sat with a dock but no house on the 2026 roll.
Flood insurance, wind rules and the 50 percent rule shape every Little Hickory Shores purchase: Zone AE means a federally backed mortgage requires flood insurance, the 50 percent rule applies to every house, Collier's Class 5 rating cuts eligible flood premiums 25 percent, and new houses are designed for a 161 mph wind.
Data updated: October 2026 (FEMA NFIP Community Status Book refreshed June 30, 2026; Collier County Floodplain Protection Newsletter, March 2026; Collier wind load layers queried October 17, 2026; Citizens Property Insurance flood page).
In the census block group that contains Little Hickory Shores and Bonita Shores, a sample of 600 NFIP policies from 2021 to 2025 shows a median annual policy cost of $1,937 for AE-rated policies, against a median full-risk premium of $6,369. The gap is the federal glide path: many discounted policies are still rising toward full-risk rates. AE median costs ran $1,163 in 2021, $1,532 in 2022, $2,404 in 2023, $2,752 in 2024 and $2,174 in 2025. Ask for the current declarations page of the house you are buying; the elevation certificate decides its rate.
Collier County, NFIP community 120067, is Community Rating System Class 5, worth a 25 percent discount on eligible policies inside the Special Flood Hazard Area, per FEMA's Community Status Book refreshed June 30, 2026 and the county's March 2026 newsletter. Little Hickory Shores houses in Zone AE are inside it.
Under Florida's Citizens rules, a Citizens wind policy on a house inside the Special Flood Hazard Area must carry flood insurance. Every Little Hickory Shores house we tested is inside it.
Collier's Florida Building Code wind map puts the ultimate design wind speed at 161 mph for a typical house (Risk Category II) in Little Hickory Shores. A wind mitigation inspection on Florida's form OIR-B1-1802, revised in April 2026, documents the roof, its attachment and the opening protection that earn wind premium credits. With 28 houses built before 1979, many older roofs and openings earn little credit, which makes the inspection the cheapest premium lever an older-house owner has.
Collier County, in its own words: "If your home or business is located within flood zone VE, AE, AH or A and does not meet the current flood elevation requirement the cost to make improvements must be elevated using the 50 percent rule." When improvement or repair costs reach half the building's market value, the whole house must meet today's elevation, which for a typical new Little Hickory Shores floor is 11 or 12 feet. Collier's Floodplain Management Section helps owners with the paperwork at (239) 252-2942.
Little Hickory Shores is in Collier County's hurricane Evacuation Zone A, the first zone ordered out. Bonita Beach Road is the only road out. Collier's emergency alerts are on AlertCollier.
Florida sellers must disclose known facts that materially affect a home's value and are not readily observable, under the Florida Supreme Court's 1985 decision in Johnson v. Davis. For a Little Hickory Shores house that means flood history, Ian damage and repairs, and the permits that went with them. Florida's flood disclosure statute for residential sales, section 689.302, took effect October 1, 2025. We help sellers assemble the record before listing.
Little Hickory Shores is zoned to Collier County Public Schools: Naples Park Elementary School, North Naples Middle School and Aubrey Rogers High School. The district's own address tool returned that assignment for every Little Hickory Shores address we tested, for the 2026-27 and 2027-28 school year codes, with no pending rezoning.

Aubrey Rogers High School opened in August 2023 under a new attendance boundary that relieved Gulf Coast High School and Palmetto Ridge High School. Older listings that name Gulf Coast High for this area are out of date.
Naples Park Elementary's own site carries "Proud to be an 'A' Rated School." The district's December 2022 boundary presentation showed it well under its 750-student capacity and recorded that the board postponed an elementary boundary change; the capacity question may return at the next review.
A Bonita Springs mailing address does not make a child eligible for Lee County schools. Little Hickory Island and the City of Bonita Springs north of Bonita Beach Road are zoned to Lee schools; Little Hickory Shores is zoned to Collier schools.

The Bonita Shores Club at 315 West Avenue, inside Little Hickory Shores Unit 2, is the neighborhood's living room. It posts its events on its Facebook page and on the message board in front of the clubhouse, rents the hall for weddings and parties, and lists a Friday morning mahjongg group among recurring events. Over the years it has hosted Easter egg hunts, art fairs, yard sales, bingo, a pet parade and holiday parties with Santa, and it gives college scholarships to neighborhood high school seniors. Membership is voluntary, and the board is all volunteers.
Paddlers have the year-round Slow Speed water north of the peninsula; anglers fish from their own docks under Florida's saltwater licence rules; boaters run south to Wiggins Pass. About 25 acres of mapped seagrass lie in Little Hickory Bay, and the state's year-round Slow Speed zone covers the canals as well as the bay.
At the neighborhood's north end on Bonita Beach Road sit The Fish House Bonita at 4685 and Latitude 26 Waterfront Boutique Resort at 4701, both on Little Hickory Shores Unit 1 Block A parcels, and the Hickory Bay Boat House marina at 4751. | US 41 at Bonita Beach Road intersection | design concept accepted July 25, 2025 | four miles east; traffic work at the main inland junction |
| Bonita Beach Road, Hickory Boulevard to Vanderbilt Drive | nothing programmed in four adopted work programs | the neighborhood's own road is stable |
| Boat ramp corporation | administratively dissolved September 25, 2026 | ramp access depends on reinstatement |
Collier's comprehensive plan, Future Land Use Element Policy 4.8, lists "Bonita Beach Road between Vanderbilt Drive and the west end of Little Hickory Shores #1 Subdivision" as an area where the county "may consider whether to adopt redevelopment plans." The corridor has been on that list since 1997, and no plan, study or budget has ever followed. It changes nothing for an owner today; it is the hook any future replanning of the Block A frontage would use.
In 1984 Collier created the "Bonita Shores and Little Hickory Shores Street Lighting Municipal Service Taxing Unit" and put a levy of up to 0.7 mills to the residents. "Qualified electors declined to approve a tax levy of 0.7 mills to fund the MSTU," and the county repealed it in 1987. There is still no lighting district and no streetlights. A fire district once carried the neighborhood's name too, the Little Hickory, Bonita Shores Fire Control District, created by special acts in 1967 and 1969 and dissolved; North Collier Fire Rescue serves the area now.
Little Hickory Shores sits in the middle of the Bonita Beach coast's price ladder: its 60-month MLS median of $1,234,500 is about 1.9 times Bonita Shores houses next door and well under Little Hickory Island and Barefoot Beach houses, while its $757 per square foot sits close to Barefoot Beach's bay-side Southport section.
Data updated: October 2026 (Southwest Florida MLS pulled October 27, 2026; Collier and Lee County recorded sales).

Source: Southwest Florida MLS, ZIP 34134, closed 60 months to October 27, 2026 and actives on that date, grouped by Development; house rows exclude unit addresses. The Little Hickory Island, Barefoot Beach and Southport on the Bay rows are from the pull of October 3, 2026 (closings in the 60 months to that date, actives on that date) and were not refreshed. The Little Hickory Island page's own island single-family filter shows 79 closings over 60 months at a $2,900,000 median.
Per square foot, Little Hickory Shores ($757) and Southport on the Bay ($818) are close; the price gap between them is mostly house size (1,778 against 4,206 square feet at the median) and the gate. Against Little Hickory Island, a Little Hickory Shores canal house costs less and pays a lower tax rate, 9.5058 mills against 12.7970 in 2025, in exchange for a four-minute drive to the sand. Against Bonita Shores, the premium is the dock.
Little Hickory Shores and Bonita Shores share a developer, a club, a tax rate and a school zone, and they split at West Avenue on the things that move price: a dock behind the house, Zone AE versus mostly Zone X, ground about six feet lower and a 60-month median of $1,234,500 against $657,000 for Bonita Shores houses.
Data updated: October 2026 (Collier County roll exported August 29, 2026; FEMA National Flood Hazard Layer read October 17, 2026; Southwest Florida MLS pulled October 27, 2026; Bonita Shores research of August 12, 2026).

Choose Little Hickory Shores if the boat lives at the house, you will run to the Gulf through Wiggins Pass, and you are buying, or building, an elevated house that treats Zone AE as a design rule rather than a surprise. Choose Bonita Shores if your budget sits under about $700,000, you want higher ground and a Zone X flood premium, and a boat can live in a slip or a marina. The middle path many buyers miss: a Bonita Shores house plus a deeded Little Hickory Shores slip lot, which recorded at $200,000 to $350,000 in 2022 and 2023, can cost less in total than a canal house, on higher ground, if your boat fits the slip.
Little Hickory Shores suits a buyer who wants a dock at the house, a bridge-free run to the Gulf, Collier taxes and no association, and who accepts Zone AE, shallow water and an older housing stock being rebuilt lot by lot. The record supports both lists below.
Data updated: October 2026 (sources as cited in each section above).
Boaters with a shallow-draft boat who want it behind the house; buyers who will build or buy elevated; second-home owners who want Collier taxes near a Lee beach; and sellers' neighbors who want to stay on the water and trade up from a 1970s slab house to a new one on the same street.
Selling a Little Hickory Shores home well means pricing it against the right few comparables, by street, water, age and elevation, and having the elevation certificate, the dock and seawall permits, the wind mitigation report and the flood history ready before a buyer asks. McGreevy and Comisar, the #1 team in Southwest Florida since 2012, build every listing around those steps.
Data updated: October 2026 (Collier County recorded sales through August 17, 2026; Southwest Florida MLS pulled October 27, 2026; Florida statutory rates read October 17, 2026).

With four MLS closings in the last 12 months, the first window with ten or more closings is 24 months: in the MLS pull of October 27, 2026 we tracked 10 closings at a $1,587,500 median and $733 per square foot. Over 60 months, 33 closings at a $1,234,500 median, a 92.3 percent median sold-to-list ratio and 28 median days on market. The last 12 months' four closings: $875,000, $1,675,000, $2,600,000 and $3,600,000. In the Collier County record, 17 house sales in 60 months at a $1,275,000 median and $724.50 per square foot of county heated area.
What moves a Little Hickory Shores price: the house's age against the flood elevation first, then the water, then size. The two largest new or rebuilt houses of 2026 closed at $2,600,000 and $3,600,000; the smallest older houses closed from $845,000 to $1,100,000 in 2022 and 2023.

Two statutory lines can be computed from the price, and the contract controls who pays them. Florida's deed documentary stamp tax is $0.70 per $100. In Collier County the buyer customarily pays the owner's title policy, at Florida's promulgated rate: $5.75 per $1,000 up to $100,000, $5.00 per $1,000 to $1,000,000 and $2.50 per $1,000 to $5,000,000.
| Statutory line | At the $1,234,500 MLS median | At $2,600,000 |
|---|---|---|
| Deed documentary stamps ($0.70 per $100) | $8,641.50 | $18,200.00 |
| Owner's title premium (promulgated rate; customarily the buyer's cost in Collier) | $575.00 + $4,500.00 + $586.25 = $5,661.25 | $575.00 + $4,500.00 + $4,000.00 = $9,075.00 |
Commission and closing-agent fees are not printed. With no association, there is no estoppel fee.
We price a Little Hickory Shores house against its own street and water first, then its age and elevation against the base flood elevation, then size, dock and seawall. Groups under ten sales get ranges, never a median. On an older house we price the lot and the rebuild decision together, because the roll's land value, $756,000 at the median, is most of the value.
In the MLS pull of October 27, 2026, Little Hickory Shores houses that closed in the prior 12 months took a median of 310 days on market and sold at a median 94.0 percent of their final list price; over 60 months the median was 28 days. Eleven were active on the pull date, about 33 months of supply at the year's pace.

Little Hickory Shores is the three-plat canal and bay neighborhood west of West Avenue and south of Bonita Beach Road, on Little Hickory Bay, in north Collier County with a Bonita Springs 34134 address. Bonita Shores lies east of West Avenue and Little Hickory Island across the bay.
Collier County. All 161 parcels are on the Collier roll in millage area 170 with no municipal millage. The county line runs along Bonita Beach Road; the road and everything north of it are in Lee County.
No. It is unincorporated Collier County with a Bonita Springs mailing address. A Florida city cannot extend into a second county, so the City of Bonita Springs cannot annex it.
No. One developer built both in 1953 and one club serves both, but Bonita Shores is the 531-lot dry grid east of West Avenue and Little Hickory Shores is the 161-parcel canal and bay strip west of it.
No. Little Hickory Island is the Lee County barrier island across the bay, inside the City of Bonita Springs. Little Hickory Shores is on the Collier mainland side.
34134, the Bonita Springs ZIP code, shared with Lee County addresses north of Bonita Beach Road.
The 2026 Collier roll shows 91 single-family houses, 6 duplexes, 16 vacant lots and 27 boat-slip lots among 161 parcels, plus three condominiums inside the footprint with their own associations.
The MLS shows 33 closings in the 60 months to October 27, 2026 at a $1,234,500 median and $757 per square foot. The Collier record shows 17 house sales over 60 months at a $1,275,000 median.
Four MLS closings to October 27, 2026: $875,000, $1,675,000, $2,600,000 and $3,600,000, a $2,137,500 median. The Collier file, which ends August 17, 2026, shows one 12-month house sale at $1,800,000.
Eleven were active in the MLS on October 27, 2026, asking $1,044,000 to $2,995,000 at a $1,595,000 median, about 33 months of supply at the past year's pace.
Usually a little: the 60-month median sold-to-list ratio is 92.3 percent, and the last 12 months' 94.0 percent.
Nine vacant lots sold in the 60 months to August 17, 2026 at a $900,000 median in the Collier record; the 16 vacant residential lots on the roll carry a $756,000 median land value.
Yes. Twenty-seven separately deeded slip lots sit along 3rd Street West. The county recorded slip sales of $200,000, $225,000 and $350,000 in 2022 and 2023.
No mandatory homeowners' association. The Bonita Shores and Little Hickory Shores Improvement Association is a voluntary civic club, and the three condominiums inside the footprint have their own associations.
None for the single-family lots. The roll shows no non-ad-valorem assessment on any house. Club dues are voluntary.
No. The club calls it "a neighborhood without gates," and the streets are public county streets.
The club's founders formed it in 1956 "to make sure deed restrictions were enforced," but we did not locate the original instruments, so whether any restriction still binds a lot is a question for the title search on that lot.
Yes. The Collier roll shows a dock on 84 of the 91 houses, a seawall on 64 and a boat house on 11.
Yes, southbound. Wiggins Pass is about 3.4 statute miles from the 3rd Street West peninsula with no charted fixed bridge. Northbound routes pass under bridges with 10 to 12.8 feet of clearance.
Shallow. NOAA charts about one foot near the peninsula and a deeper thread of 6 to 16 feet farther out, and the mean tide range at the Little Hickory Bay station is 0.56 feet. Measure the depth at the dock face for your boat.
Year-round Slow Speed north of the peninsula-tip line to the Lee County line, canals included, and 20 MPH south of it toward Wiggins Pass, under Rule 68C-22.023.
No public entity. Collier County dredges Wiggins Pass from tourist-tax funds, with a 2026 maintenance dredge out to bid, but no district or assessment maintains Little Hickory Bay or the Little Hickory Shores canals.
A private ramp on the 3rd Street peninsula, owned by Bonita Shores Boating Area, Inc., which the state administratively dissolved on September 25, 2026. Access has been by membership and key, never a deeded right of a house.
The Hickory Bay Boat Club at 4751 Bonita Beach Road, a commercial condominium of 60 dry-storage units, 48 wet slips and a fuel unit, operating in listings as Hickory Bay Boat House.
Only by a boat dock extension petition to Collier's Hearing Examiner. Five Little Hickory Shores dock petitions have been heard or scheduled since 2024.
Zone AE with a base flood elevation of 10 or 11 feet at every interior point we queried on Collier's map, panel 12021C0179J, effective February 8, 2024. The tip of the peninsula tested X500.
Yes with a federally backed mortgage, because the houses sit in Zone AE.
In the census block group containing Little Hickory Shores, a sample of NFIP policies from 2021 to 2025 shows a $1,937 median annual cost for AE-rated policies. The elevation certificate decides each house's rate.
Yes. USGS measured an excellent seed line in a 6th Street garage at 11.20 feet NAVD88, 2.43 feet above the ground there.
The lowest floor must be at least one foot above the base flood elevation, so about 11 or 12 feet NAVD88, on ground at about 5 to 7.5 feet. New elevated houses on the county's certificate file have living floors at 16.0 to 19.8 feet.
Yes. Collier applies it in Zones VE, AE, AH and A, which covers every house in Little Hickory Shores.

The 2026 roll carries 9.4020 mills on every parcel and a $10,925 median bill on the houses. A buyer's bill is usually higher than the seller's because the Save Our Homes cap resets at sale.
Yes. RSF-4 sets no minimum rental term; a short-term rental needs a state license, tax accounts and a Collier registration, and collects 11 percent tax.

Sellers ask what a Little Hickory Shores home is worth, how the dock and the elevation move the price, how long a sale takes, what to disclose about flooding and who pays what at a Collier closing. The answers below come from the Collier County record, the MLS and Florida law, each tied to its date.
Data updated: October 2026 (Collier County recorded sales through August 17, 2026; Southwest Florida MLS pulled October 27, 2026; Florida Statutes read October 17, 2026).
It depends most on the house's age against the flood elevation, then the water and the size. The 60-month MLS median is $1,234,500, but with four closings a year the value comes from the closest comparables. Get a free home valuation at https://mcgreevyandcomisar.com/home-valuation.
Four in the MLS in the 12 months to October 27, 2026, from $875,000 to $3,600,000.
The 12-month median was 310 days on market; the 60-month median was 28 days. Eleven competing listings were active on October 27, 2026.
A 94.0 percent median sold-to-list ratio over 12 months and 92.3 percent over 60 months.
Sometimes. Vacant lots traded at a $900,000 median over 60 months, and the roll puts the median land value of a house lot at $756,000. A small slab house below the base flood elevation is often priced as a lot plus a rebuild decision.
Almost every house has one, so a missing dock is what costs value. Slip lots alone recorded at $200,000 to $350,000 in 2022 and 2023.
Yes. With a tide range of about ten inches, a buyer's boat may not float at low water. A measured depth at the dock face answers the question before it is asked.
Through Collier County's permit records and, for any extension, the Hearing Examiner's decision. We pull them before listing.
Yes. Collier publishes 41 for Little Hickory Shores addresses, and the lowest-floor figure on yours drives the buyer's flood quote.
Price it with the 50 percent rule in mind: a buyer who plans major work may have to elevate the whole house, so the lot and the rebuild economics carry the value.
Florida's flood disclosure statute for residential sales, section 689.302, took effect October 1, 2025, and Florida sellers must disclose known material facts not readily observable under Johnson v. Davis. Ian damage, repairs and claims belong in the disclosure.
Known material damage and the repairs that followed should be disclosed, with their permits.
The buyer customarily pays the owner's title policy in Collier; the contract controls. At the $1,234,500 median the promulgated premium is $5,661.25.
The deed documentary stamp tax is $0.70 per $100, $8,641.50 at the $1,234,500 median; commission and closing-agent fees are set by contract.
No. There is no mandatory association over the single-family lots. A Hickory Harbour condominium sale does need its association's estoppel.
Often. The median homesteaded house carries a $457,965 Save Our Homes benefit that resets at sale, worth about $4,306 a year at 9.4020 mills.
Yes, up to $500,000, to a new Florida homestead under portability.
Only with the 50 percent rule in view. Cosmetic work rarely moves a canal-house price as much as the elevation certificate and the dock records.
Yes. RSF-4 allows a new single-family house to 35 feet with no coverage cap, and at least five lots were between houses on the 2026 roll.
Yes. In the 60-month MLS record 3rd Street led with a $1,500,000 median on nine closings and 1st Street had a $1,140,000 median on seven marketed closings; the two 6th Street West closings were $2,800,000 and $3,600,000.
Yes. Have the Collier registration, the state license and the tourist-tax records ready.
Depth, bridges, the speed zones, the dock permits and whether the ramp corporation has been reinstated.
Only if you were selling ramp access as a feature. It was never a deeded right of a house; most houses have their own dock.
Yes. Slip lots are separate parcels with their own deeds.
Site work may need Special Treatment review; one overlay polygon sits in the bay mangroves near the neighborhood. We check the lot before pricing.
It moved the market toward elevated houses: 13 house rows date from the 2020s, and the two highest 2026 closings were large new or rebuilt houses.
Before peak season, with the record ready, because the buyer pool is thin and slow.
Boaters, full-time residents and second-home owners; 43 of 91 houses are homesteaded.
By the water first: the bridge-free route, the dock and depth, the elevation, then the house, with professional photography, video and drone.
The elevation certificate, flood insurance in Zone AE, a wind mitigation report and the permit history.
Through its own condominium association, with its estoppel and documents; it is a separate market from the houses.
