A Little Hickory Shores value turns on the street, the dock, the elevation and the house size. We value your canal home from recorded sales and MLS closings on your street.

By Jesse McGreevy and Marc Comisar. Updated October 2026. If you want the whole neighborhood first, including the plats, the passes, the flood map, schools and daily life, our Little Hickory Shores community guide covers it, and our Bonita Beach guide covers the wider beach market. This page answers one question: what your Little Hickory Shores home would sell for today, on the Collier County record and the MLS.
A Little Hickory Shores home in 2026 is worth what its street, water, size and elevation support on the record: the MLS shows 33 closings over the 60 months to October 27, 2026 at a $1,234,500 median and $757 per square foot, and four in the last 12 months from $875,000 to $3,600,000.
Data updated: October 2026 (Collier County recorded sales through August 17, 2026; Collier County roll exported August 29, 2026; Southwest Florida MLS pulled October 27, 2026).
| MLS living area | Closings, 60 months | Median sold | Low | High | Median $ per sq ft |
|---|---|---|---|---|---|
| Under 1,600 sq ft | 9 | $980,000 | $762,500 | $1,275,000 | $858 |
| 1,600 to 2,399 sq ft | 16 | $1,217,500 | $875,000 | $2,800,000 | $685 |
| 2,400 sq ft and up | 8 | $2,262,500 | $1,000,000 | $3,600,000 | $751 |
Source: Southwest Florida MLS, Development LITTLE HICKORY SHORES, closed sales, pull of October 27, 2026. We tracked every closing by its living area to build this ladder. The smallest houses carry the highest price per square foot because the lot under them is most of what sells.
Two-bedroom houses closed at a $900,000 median (6 sales), three-bedroom at $1,217,250 (20) and four-bedroom at $2,900,000 (6) over the same 60 months.
The Collier roll's median just value on the 91 houses is $1,258,519, with $756,000 of it in land. Just value is the appraiser's January 1 estimate for tax purposes, not a price; it lags the market and it does not see a new house until the next roll. Use it as a floor and a land check, never as a list price.
$757 per square foot of MLS living area over 60 months; $838 over the last 12 months; $724.50 per square foot of county heated area on the 17 county-recorded house sales over 60 months.
This valuation guide runs from the short answer by size to recorded sales, land value, flood and insurance, cost to sell and the questions owners ask most.
Little Hickory Shores sellers call McGreevy and Comisar first because we value a canal home from the public record, the Collier County sales, the MLS, the elevation certificate and the dock and seawall rows on the roll, and we explain every number. We are the #1 Team in Southwest Florida since 2012 and Top 1% Real Estate Agents Nationally Since 2008.
Data updated: October 2026.
The elevation certificate on the county's file, the dock and seawall rows on the roll, the street the house sits on, whether the roll still shows the old house or the new one, and the MLS closings that have not reached the county file yet.

The address; the elevation certificate if you have one (Collier has 41 on file for Little Hickory Shores addresses); the year and scope of any repairs since Hurricane Ian; the dock, lift and seawall details and permits; and a depth at the dock face if you know it.
An online estimate struggles in Little Hickory Shores because the neighborhood produces about four closings a year, the county roll lags new construction, a slab house and an elevated house on the same street differ by more than a million dollars, and the MLS files a nearby condominium under a similar name.
Data updated: October 2026.
Four MLS closings in 12 months, ten in 24, 33 in 60 (two of the 33 were entered after closing and were not marketed through the MLS). An algorithm working from a handful of sales reaches across the neighborhood or outside it.
The Collier sale file ends August 17, 2026, and none of the four 2026 MLS closings appears in it yet; two of them closed in September, after the file ends. We tracked both records side by side for this page, and a valuation that reads only one of them misses those sales.
A 1st Street lot showed only a dock and seawall on the 2026 roll while a new 3,049 square foot house on it closed at $2,600,000 in September 2026. A model reading the roll sees a lot.
The MLS Development LITTLE HICKORY is the Shore Woods condominium in Bonita Shores, where 60-month closings had a $317,500 median. A model that matches "Little Hickory" mixes them in.
We value a Little Hickory Shores home in five steps: comparables by street and water, then age, size and condition, then elevation against the base flood elevation, then lot versus house, then the active market, and we show every comparable with its source and date.
Data updated: October 2026.
Same street first, same water second (canal, bay or peninsula), then widen. In the 60-month MLS record 3rd Street's nine closings had a $1,500,000 median and 1st Street's seven marketed closings $1,140,000.
House rows run from 1955 to 2025. The size ladder above moves from $980,000 under 1,600 square feet to $2,262,500 at 2,400 and up.
The elevation certificate's lowest floor against a 10 or 11 foot base flood elevation. A 1st Street slab on the county file sits at 4.2 feet; raised slabs built since 2023 sit at about 11 feet; new elevated houses put their living floors at 16 to 19.8 feet.
Vacant lots traded at a $900,000 median over 60 months. Where the house adds little above the flood line, the lot sets the value.
Eleven listings competed on October 27, 2026, at a $1,595,000 median ask. Your price has to beat the one a buyer sees next.
A Little Hickory Shores home's value moves most with its elevation against the flood line, then its size, its water and dock, its street, its permits since Ian, and its pool and boat house, in roughly that order on the recorded sales.
Data updated: October 2026.
An elevated or raised-slab house meets today's floor; a pre-1979 slab below the base flood elevation carries the 50 percent rule with it.
The 2,400-square-foot-and-up band's $2,262,500 median is more than double the under-1,600 band's $980,000.
84 of 91 houses have a dock, so a missing or failing dock or seawall is what costs value. Slip lots alone recorded at $200,000 to $350,000.
3rd Street West, the peninsula, carries the highest median just value on the roll, $2,333,324; 1st Street the oldest stock.
Permitted post-Ian repairs and a current elevation certificate remove a buyer's discount for uncertainty.
68 of 91 houses have a pool; 11 have a boat house, a feature Collier now sends to a Planning Commission hearing.
An elevated or newly built Little Hickory Shores house adds most of the gap between the neighborhood's $1,234,500 median and its top sales: the two largest new or rebuilt houses of 2026 closed at $2,600,000 and $3,600,000, while older two- and three-bedroom houses closed from $845,000 to $1,100,000 in 2022 and 2023.
Data updated: October 2026 (Southwest Florida MLS pulled October 27, 2026; Collier elevation certificate files read October 17, 2026).
| House type on the certificate | Living floor, feet NAVD88 | Typical result on the market |
|---|---|---|
| Slab on grade (2013 certificate, 1st Street) | 4.2 | priced near the lot |
| Raised slab (2023 to 2024 certificates) | about 11.0 to 11.3 | meets today's floor |
| Elevated over enclosure (2024 to 2025 certificates) | 16.0 to 19.8 | the top of the market |
A 2,036 square foot four-bedroom on 3rd Street closed at $1,800,000 in September 2025 and another of the same size at $1,675,000 in September 2026; a 3,362 square foot four-bedroom-plus-den on 6th Street West closed at $3,600,000 in August 2026. Size and newness, not the street alone, set the gap.
Price it with the rebuild in mind, and hand the buyer the lot facts: zoning, the flood elevation and the dock.
Recorded sales in Little Hickory Shores show 17 house sales over the 60 months to August 17, 2026 at a $1,275,000 median in the Collier record, plus slip-lot sales of $200,000 to $350,000 and vacant lots at a $900,000 median.

Little Hickory Shores prices per square foot rose about 11 percent in 2026 against the 60-month median, to $838, after soft 2024 and 2025 readings of $642 and $639; the 2026 median of $2,137,500 mostly reflects bigger, newer houses selling.
Data updated: October 2026 (Southwest Florida MLS pulled October 27, 2026).
| Year | Closings | Median | $ per living sq ft | Sold-to-list |
|---|---|---|---|---|
| 2021, October 28 to December 31 | 1 | $2,000,000 | $978 | not measured |
| 2022 | 10 | $1,167,250 | $740 | 96.5% |
| 2023 | 9 | $1,075,000 | $771 | 91.4% |
| 2024 | 3 | $1,090,000 | $642 | 92.8% |
| 2025 | 6 | $1,387,500 | $639 | 87.3% |
| 2026 to Oct 27 | 4 | $2,137,500 | $838 | 94.0% |
Single-digit yearly counts swing on one sale. Per square foot is steadier than the median, and it says 2026 is firm, not booming.
Price to your comparable, not to the year's median, and expect a long marketing period at a 310-day 12-month median.
A Little Hickory Shores home took a median 310 days to sell in the 12 months to October 27, 2026, and 28 days across 60 months; the recent run is long because the four 2026 closings included listings of 236, 384 and 425 days.
Data updated: October 2026 (Southwest Florida MLS pulled October 27, 2026).
Over 24 months the median was 103 days; over 60 months 28 days, when 2022 and 2023 closings often went in under three weeks.
The 2022 and 2023 closings at or near list went fast; the 2025 and 2026 closings took longer to sell. Price is the lever.
The best comparables for a Little Hickory Shores home are the closings on its own street and water with the same house type, slab, raised slab or elevated; next the neighborhood's other streets; and only then Bonita Shores or Little Hickory Island, adjusted for their different water and flood picture.
Data updated: October 2026.
1st Street's seven marketed 60-month closings had a $1,140,000 median; 2nd Street's seven $1,234,500, with a $3,400,000 double-lot outlier.
3rd Street's nine closings had a $1,500,000 median; the peninsula's houses carry the highest roll values.
The MLS writes most 6th Street West closings as "6th St": four at a $1,291,400 median, and two written as "6th St W" at $2,800,000 and $3,600,000.
Slip lots are their own market ($200,000 to $350,000 recorded); vacant lots at a $900,000 median set the land floor.
The land under a Little Hickory Shores home is worth about $756,000 at the roll's median for a house lot and about $900,000 on the recorded vacant-lot sales over 60 months, which is why an older house below the flood line often prices near its lot.
Data updated: October 2026 (Collier County roll exported August 29, 2026; Collier County recorded sales through August 17, 2026).
Nine over 60 months at a $900,000 median; three in the last 12 months at $900,000, including a small parcel at $280,000 and a lot at $2,200,000.
House lots run 0.15 to 0.44 acres, median 0.21 acres, about 9,150 square feet; a typical Unit 1 lot is about 75 feet wide.
RSF-4 allows a 35-foot house with no coverage cap, so a buyer pays for the full envelope above the flood line.
For a seller, Little Hickory Shores sits between Bonita Shores and the island: its $1,234,500 60-month MLS median is about 1.9 times Bonita Shores houses ($657,000) and below Little Hickory Island houses ($2,900,000 on that page's island filter), with Barefoot Beach houses at $4,250,000.
Data updated: October 2026 (Southwest Florida MLS pulled October 27, 2026; Barefoot Beach and Southport on the Bay rows from the pull of October 3, 2026, not refreshed).
| Community | MLS closings, 60 months | Median | $ per sq ft |
|---|---|---|---|
| Little Hickory Shores | 33 | $1,234,500 | $757 |
| Bonita Shores houses | 106 | $657,000 | $433 |
| Southport on the Bay (Barefoot Beach) | 35 | $3,450,000 | $818 |
| Barefoot Beach houses | 61 | $4,250,000 | $1,039 |
| Hickory Harbour condominium | 4 | $570,000 | $522 |
A Little Hickory Shores home is for the buyer who wants a dock behind the house and accepts Zone AE; a Bonita Shores home is for the buyer who wants higher ground and a smaller budget. The same tax rate, schools and club mean the water and the flood line set the difference.
Data updated: October 2026.
| Question | Little Hickory Shores | Bonita Shores |
|---|---|---|
| Dock at the house | 84 of 91 houses | none |
| Flood zone | AE | mostly Zone X |
| Ground | about 5 to 7.5 feet | median about 12 feet |
| MLS median, 60 months | $1,234,500 | $657,000 |

| Tax rate, 2025 | 9.5058 mills | 9.5058 mills |
Lead with the water and the elevation, and price against Little Hickory Shores comparables, not Bonita Shores ones.
A buyer of your Little Hickory Shores home will pay Collier property tax at 9.3696 mills on the 2026 roll, usually more than you pay because the Save Our Homes cap resets, plus Zone AE flood insurance; the median homesteaded house carries a $457,965 capped benefit worth about $4,291 a year.
Data updated: October 2026.
At $1,500,000 of taxable value and 9.3696 mills, about $14,054 a year before exemptions.
A sample of 2021 to 2025 NFIP policies in the surrounding block group shows a $1,937 median AE policy cost; the elevation certificate decides the house's rate.
Flood zone and insurance affect a Little Hickory Shores price through the elevation certificate: every point we tested is Zone AE with a 10 or 11 foot base flood elevation, so a house whose floor sits above that line insures and sells better than one below it, and the 50 percent rule reaches every house.
Data updated: October 2026.
It turns an insurance unknown into a quote. Collier publishes 41 for Little Hickory Shores addresses.
Improvements or repairs reaching half the building's value bring the whole house to today's elevation, which drives teardown pricing on older houses.
Nearby development changes little for a Little Hickory Shores price today: nothing is programmed on the Bonita Beach Road frontage, the comprehensive plan's corridor listing has never produced a plan, and the projects that matter are the 2026 Wiggins Pass dredge and the pending flood map.
Data updated: October 2026.
A maintained Wiggins Pass supports boating value; a 2026 maintenance dredge went to bid.
A 2025 county interpretation found docks permitted on a Lely Barefoot Beach tract in Little Hickory Bay, which may add slips on the same water.
Selling a Little Hickory Shores home costs Florida's deed documentary stamp tax of $0.70 per $100, $8,641.50 at the $1,234,500 median, plus commission and closing fees by contract; in Collier the buyer customarily pays the owner's title policy, a promulgated $5,661.25 at the median.
Data updated: October 2026 (Florida Statutes 201.02 read October 17, 2026).
| Line | At $1,234,500 | At $2,600,000 |
|---|---|---|
| Deed documentary stamps | $8,641.50 | $18,200.00 |
| Owner's title premium (customarily the buyer's in Collier) | $5,661.25 | $9,075.00 |
