By Jesse McGreevy and Marc Comisar, McGreevy and Comisar of Domain Realty.

Updated October 2026

Selling a Little Hickory Shores home starts with three facts a buyer's agent checks before anything else: what the elevation certificate shows against a base flood elevation of 10 or 11 feet, what the dock and the depth at the dock face will carry, and how few comparable sales the neighborhood produces in a year. The MLS shows 33 Little Hickory Shores closings in the 60 months to October 27, 2026, at a $1,234,500 median. McGreevy and Comisar lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012 and the #5 real estate team in Florida (RealTrends 2026), and our headquarters is a short drive east in Bonita Springs. For the full neighborhood picture, from the plats to the passes, start with our Little Hickory Shores community guide; for the beach area around it, see our Bonita Beach guide.

If you are still choosing who should list your home, our guide to the best real estate agents in Bonita Beach sets out the criteria we think a seller should use. How Do I Sell My Home in Little Hickory Shores in 2026?

Selling a Little Hickory Shores home in 2026 means pricing it against the few recorded sales that match its street, water, age and elevation, then having the elevation certificate, flood disclosure, wind report and dock and seawall permits ready before the first showing. The MLS shows four closings in the 12 months to October 27, 2026, from $875,000 to $3,600,000.

Data updated: October 2026 (Collier County recorded sales through August 17, 2026; Collier County roll exported August 29, 2026; Southwest Florida MLS pulled October 27, 2026).

The five facts that price a Little Hickory Shores home

  1. Elevation. Every interior point we tested on Collier's flood map is Zone AE with a 10 or 11 foot base flood elevation, and ground sits at about 5 to 7.5 feet. A slab house below the base flood elevation and a house elevated to 16 to 19.8 feet are different products.
  2. The water. 84 of 91 houses carry a dock on the roll. Depth at the dock face, seawall condition and the bridge-free run south to Wiggins Pass are what boaters buy.
  3. The street. In the 60-month MLS record 3rd Street led with a $1,500,000 median on nine closings; 1st Street had $1,140,000 on seven marketed closings; the two 6th Street West closings were $2,800,000 and $3,600,000.
  4. The land. The roll's median land value on a house lot is $756,000, about 60 percent of the median total just value of $1,258,519, so older houses often sell for the lot and the rebuild decision.
  5. The records. Elevation certificate, flood disclosure, permits for every repair since 2022 and the dock, lift and seawall permits.

What a Little Hickory Shores seller competes with

On October 27, 2026, eleven Little Hickory Shores houses were active in the MLS, listed from $1,044,000 to $2,995,000 at a $1,595,000 median and $875 per square foot. At the past year's pace of four closings, that is about 33 months of supply. The 12-month closings took a median 310 days. A listing that is not priced to its closest comparable sits.

A canal-house specialist, not a generalist

A 1970s slab house on 1st Street, a raised-slab rebuild on 2nd Street and a new elevated house on 3rd Street West are three different listings with three different buyers. We price each against its own group of recorded sales, never against a neighborhood average, and we tell you which buyers are looking at which.

Why both records matter here

The Collier County sale file and the MLS rarely line up in a neighborhood this small. In the 12 months to October 2026 the county file showed one house sale and the MLS four, because two of the MLS closings came after the county file's August 17 cutoff and the other two had not yet reached it as qualified sales. The county roll also lags construction: a 1st Street lot showed only a dock and seawall on the 2026 roll while a new 3,049 square foot house on it closed at $2,600,000 in September 2026. We read both.

Why a team of partners sells differently

Domain Realty Group is a group of partners who all have skin in the game. A listing gets Jesse's pricing and negotiation, Marc's buyer network, and a team that handles showings, the flood and permit file and the closing timeline.

What we will not do

We will not price your home on a portal estimate, we will not print a sale the record does not support, and we will not tell a boater the water is deeper than the chart says.

What Is the Little Hickory Shores Market Doing for Sellers Right Now?

The Little Hickory Shores market is thin, slow and moving up at the top: the MLS shows four closings in the 12 months to October 27, 2026 at a $2,137,500 median and $838 per square foot, against a 60-month median of $1,234,500 and $757, while eleven listings compete for buyers.

Data updated: October 2026 (Collier County recorded sales through August 17, 2026; Southwest Florida MLS pulled October 27, 2026).

The MLS record, pulled October 27, 2026

In the MLS pull of October 27, 2026 we tracked 33 Little Hickory Shores closings over 60 months at a $1,234,500 median, a 92.3 percent median sold-to-list ratio and 28 median days on market. Two of the 33 closings, in December 2021 and December 2022, were entered after closing and were not marketed through the MLS; the sold-to-list ratio and days on market use the other 31. Over 24 months we tracked 10 at a $1,587,500 median. The last 12 months' four closings were $875,000 on 5th Street, $1,675,000 on 3rd Street, $2,600,000 on 1st Street and $3,600,000 on 6th Street West.

Where the sales landed by price

Over 60 months, 10 of 33 closings were under $1,050,000, houses of 947 to 2,572 square feet; 18 fell between $1,075,000 and $2,000,000; and 5 cleared $2,500,000, all with 2,300 to 3,362 square feet. The top of the market is new or rebuilt houses.

How a seller should read these numbers

The median is a description, not a price. In a 91-house neighborhood the right price comes from the two or three sales closest to your house on street, water, size and, above all, elevation. Your house's age against the base flood elevation moves its value more than any market trend.

How Do We Price a Little Hickory Shores Home?

We price a Little Hickory Shores home in five steps: the right comparables by street and water, the elevation certificate against today's base flood elevation, the house's age, size and condition, the dock, seawall and permits, and the buyers who are actually looking. Groups under ten sales get ranges, never a median.

Data updated: October 2026.

Step one: the right comparables

We start with the recorded sales on your street and water: a 6th Street West house is compared with 6th Street West sales first, a 1st Street house with 1st and 2nd Streets. Then we widen by house type: slab, raised slab or elevated.

Step two: the elevation certificate

Collier County publishes 41 elevation certificates for Little Hickory Shores addresses. We read yours. A slab floor at about 4 feet against a base flood elevation of 10 puts a buyer on notice of the 50 percent rule; a raised slab at about 11 feet meets today's floor; an elevated house with a 16 to 19.8 foot living floor sits five to nine feet above the base flood elevation and prices at the top.

Step three: age, size and the building

Twenty-eight Little Hickory Shores houses predate Collier's first flood map of 1979; 18 date from 2015 or later. Size follows age: the five closings above $2,500,000 all had 2,300 to 3,362 square feet.

Step four: the dock, the seawall and the permits

A dock in working order, a seawall with a recent permit and a measured depth at the dock face answer the boater's first three questions. Any boat dock extension on your lot or your neighbors' changes the navigable width.

Step five: price for the buyers looking now

With about 33 months of supply, the buyer pool is small. We price to the buyers in the market this season, not to the best sale of the last five years.

Is Your Little Hickory Shores Home Worth More as a House or a Lot?

A Little Hickory Shores home is often worth about its lot plus what the house adds above the flood line: vacant lots traded at a $900,000 median over 60 months, the roll's median land value on a house lot is $756,000, and older slab houses closed from $845,000 to $1,100,000 in 2022 and 2023.

Data updated: October 2026 (Collier County recorded sales through August 17, 2026; Southwest Florida MLS pulled October 27, 2026).

What the lot record shows

Nine vacant lots sold in the 60 months to August 17, 2026 at a $900,000 median in the Collier record; three in the last 12 months at $900,000. Sixteen vacant residential lots remain on the roll.

The teardown buyer's math

A teardown buyer pays for the lot, the demolition and a new elevated house built to an 11 or 12 foot lowest floor. The record shows it happening: a 2nd Street double lot sold with a house for $3,400,000 in March 2024 and carried no house on the 2026 roll; at least five full lots were between houses on that roll.

When the house still matters

A house already elevated or built on a raised slab after 2020 sells as a house. Thirteen house rows date from the 2020s, and the 2026 closings at $2,600,000 and $3,600,000 were both large new or rebuilt houses.

What Can a Buyer Build on Your Little Hickory Shores Lot?

A buyer can build a single-family house up to 35 feet on a Little Hickory Shores RSF-4 lot, with 25-foot front and rear yards, 10-foot waterfront side yards, no coverage cap and a lowest floor at the base flood elevation plus one foot. The 1st Street north side is RMF-6 and the Bonita Beach Road frontage C-4.

Data updated: October 2026 (Collier County zoning layer queried October 17, 2026; Collier Land Development Code read October 17, 2026; Collier Building Block A-133).

The zoning on your lot

Collier's zoning layer returned RSF-4 on 2nd, 3rd, 5th and 6th Streets and the 3rd Street West peninsula, RMF-6 on 1st Street and C-4 on the Bonita Beach Road frontage.

The envelope

On a typical 75-foot-wide, 9,150 square foot lot, 10-foot waterfront side yards leave about 55 feet of buildable width and 25-foot yards about 72 feet of depth. Collier's table gives RSF-4 one 35-foot maximum height; how it is measured on an elevated lot is a question for Collier Zoning before design.

No guesthouse

No Little Hickory Shores lot reaches the 43,560 square feet Collier requires for a guesthouse.

Why it matters to your price

A buyer who can see a buildable envelope and an elevation path on your lot pays for the lot with confidence. We put the zoning, the flood elevation and the dock code in the listing file.

What Will a Buyer Ask About Flood, Storms and Insurance?

A Little Hickory Shores buyer will ask for the elevation certificate, the flood zone and base flood elevation, the Hurricane Ian history, the flood insurance quote and whether the 50 percent rule touches the house. Every point we tested is Zone AE, and USGS measured Ian's water 2.43 feet deep in a 6th Street garage.

Data updated: October 2026 (Collier County flood and elevation certificate layers queried October 17, 2026; USGS Short-Term Network, event 325; FEMA NFIP data).

What Collier's flood map shows

Zone AE with a base flood elevation of 10 or 11 feet at every interior point we tested, on panel 12021C0179J, effective February 8, 2024; Zone X500 at the peninsula tip. A preliminary map dated March 20, 2025 is pending.

The elevation certificate

The single most useful document in a Little Hickory Shores sale. If the county has one for your address, we pull it; if it is old or missing, a new one from a licensed surveyor is worth ordering before listing.

The storm record

The National Hurricane Center recorded 8 to 12 feet of inundation along the Bonita Beach coast in Ian. USGS high water mark 43983, in a 6th Street garage, reads 11.20 feet NAVD88. Buyers will ask what your house took on and what was repaired.

Insurance rules buyers face

A federally backed mortgage in Zone AE requires flood insurance. In the block group containing Little Hickory Shores, the median AE policy cost was $1,937 in a 2021 to 2025 NFIP sample. Collier's Class 5 rating cuts eligible premiums 25 percent. New houses are designed for a 161 mph wind.

What a seller can hand a buyer

The elevation certificate, the flood declarations page, a wind mitigation report on Florida's OIR-B1-1802 form, the permits for every repair since 2022 and the flood disclosure.

What Will a Buyer Ask About Docks and the Water?

A Little Hickory Shores buyer will ask about the dock, the lift, the seawall, the depth at the dock face, the bridge clearances north and the speed zones: about 3.4 statute miles south to the Gulf through Wiggins Pass with no bridge, charted depths of about one foot near the peninsula and a ten-inch tide.

Data updated: October 2026 (NOAA chart, Coast Pilot and tide station 8725259; Rule 68C-22.023, F.A.C.; Collier Land Development Code 5.03.06).

The dock and lift

Collier caps a dock and boat together at 20 feet into a waterway 100 feet or wider, or 25 percent of a narrower one. Have the permit and any extension decision in the file.

The seawall

64 of 91 houses carry a seawall on the roll; about 20 dock off a shoreline without one. Seawall work below mean high water needs county and state permits in an Outstanding Florida Water.

The route to the Gulf

Southbound through Wiggins Pass with no bridge; northbound under 10 and 12.8 foot bridges. The Coast Pilot says Wiggins Pass "is subject to frequent changes." A 2026 maintenance dredge went out to bid.

Depth and speed zones

The tide range is about ten inches, so state the depth you have measured. North of the peninsula line the bay and canals are Slow Speed year-round; south, 20 MPH.

How Is Selling Different in Each Section of Little Hickory Shores?

Selling differs by section in Little Hickory Shores: Unit 1's older 1st and 2nd Street stock, Unit 2's dock-lined 6th Street West, the 3rd Street West peninsula's large lots and highest values, the Block G slip lots and the Hickory Harbour condominium each draw a different buyer.

Data updated: October 2026 (Collier County roll exported August 29, 2026; Southwest Florida MLS pulled October 27, 2026).

Unit 1: 1st, 2nd and 3rd Streets

1st Street's ten houses have a median house-row year of 1977 and only three are homesteaded; 2nd Street's 21 have a 1995 median. Seven marketed 1st Street closings over 60 months had a $1,140,000 median and seven on 2nd Street $1,234,500. Many of these houses sell to rebuilders.

Unit 2: 5th and 6th Streets West

6th Street West has 27 houses, every one with a dock, and a $1,422,241 median just value. Its two West-suffixed MLS closings were $2,800,000 and $3,600,000.

Unit 3 Replat: the peninsula

The 3rd Street West peninsula's 16 houses carry the highest median just value, $2,333,324, and the largest median house row, 2,642 square feet. The peninsula sits on the line between two manatee speed zones.

Block G slip lots

A slip lot sells on its own deed to a boater who already has a house nearby. Recorded slip sales ran $200,000 to $350,000 in 2022 and 2023, and the slip lots do not show under the neighborhood's MLS Development name.

Hickory Harbour

The 51-unit Hickory Harbour Condominium on 3rd Street is a separate market with its own association, estoppel and documents; its four 60-month MLS closings had a $570,000 median.

What Paperwork Surfaces When You Sell in Little Hickory Shores Without an HOA?

Without a mandatory association, a Little Hickory Shores sale skips the estoppel letter and the association disclosure, and the paperwork that matters becomes the title commitment, the survey, the elevation certificate, the dock and seawall permits and, if the house was rented, the rental file.

Data updated: October 2026 (Florida Division of Corporations read October 17, 2026).

No association, no estoppel

The Bonita Shores and Little Hickory Shores Improvement Association is a voluntary club. It issues no estoppel and levies no assessment.

The title commitment does the work

The title search surfaces any recorded restriction, easement or lien on your lot, including any 1950s deed restriction that may still bind it. We order it early.

The ramp

If you have advertised ramp access, note that Bonita Shores Boating Area, Inc. was administratively dissolved by the state on September 25, 2026, and that ramp access was always a membership, not a deeded right of a house.

The rental file

A Collier short-term rental carries a state license, tax accounts and a county registration. Buyers who plan to rent will ask for them.

The permit file

Every repair and rebuild since Ian should have a Collier permit; buyers and insurers look them up.

What Disclosures Does a Little Hickory Shores Seller Owe?

A Little Hickory Shores seller owes the flood disclosure required by Florida's section 689.302 since October 1, 2025, and the common-law duty from Johnson v. Davis to disclose known material facts a buyer cannot readily see, which here means flood history, Ian damage and repairs, and the permits that went with them.

Data updated: October 2026 (Florida Statutes 689.302; Johnson v. Davis, 480 So. 2d 625).

The flood disclosure under section 689.302

Florida now requires a flood disclosure in residential sales. Complete it accurately with your claim and damage history.

Known defects: the Johnson v. Davis duty

The Florida Supreme Court held in 1985 that a seller who knows of facts materially affecting value that are not readily observable must disclose them.

Permits and the 50 percent rule

If the house was substantially improved or repaired, the buyer's lender and insurer will look for the permit and the elevation that went with it.

The property tax line

A buyer's tax bill will differ from yours: the median homesteaded house carries a $457,965 Save Our Homes benefit that resets at sale.

How Do We Market a Little Hickory Shores Home?

We market a Little Hickory Shores home by the water first: the bridge-free run to the Gulf, the dock and the measured depth, then the elevation and the house, with professional photography, cinematic video and drone footage that shows the canal and the bay. Top 1% Real Estate Agents Nationally Since 2008.

Data updated: October 2026.

Photography, video and aerial footage

Aerial footage shows what a buyer cannot see from the street: the canal width, the dock, the boat lift and the route to the bay.

The listing file buyers actually want

The elevation certificate, the flood disclosure, the wind report, the dock and seawall permits, the survey and a depth reading at the dock face.

Describing the water from the record

"No bridges" is true southbound through Wiggins Pass and false northbound. We describe the route honestly, because a boater checks.

Getting the name right

Little Hickory Shores is not Bonita Shores, not Little Hickory Island and not the MLS Development called LITTLE HICKORY. We list it under the right name so the right buyers find it.

Reaching buyers beyond the MLS

Our qualified-buyer database, our Bonita Springs office and discreet off-market outreach when a sale needs to stay private.

How Do We Negotiate a Little Hickory Shores Sale?

We negotiate a Little Hickory Shores sale from the record: the closest comparable sales, the elevation certificate, the dock and seawall condition, the permit file and the buyer's insurance quote, so the inspection, appraisal and repair conversations start from documented facts rather than fear, and the price holds through closing.

Data updated: October 2026.

Inspection and repair negotiations

Seawalls, docks, roofs and post-Ian repairs are the usual items. We prepare the permits and the photos before the inspection.

Appraisals built on the full record

With few comparables, appraisers can miss the elevation. We hand them the certificate and the closest sales.

Offers are more than price

Closing date, financing, insurance contingency and the inspection terms matter as much as the number.

Commission and buyer-broker compensation

Commission and any buyer-broker compensation are negotiated and written into the listing agreement and the contract.

What Does It Cost to Sell a Home in Little Hickory Shores?

Selling a Little Hickory Shores home costs the Florida deed documentary stamp tax of $0.70 per $100, $8,641.50 at the $1,234,500 MLS median, plus commission and closing fees set by contract; in Collier County the buyer customarily pays the owner's title insurance policy.

Data updated: October 2026 (Florida Statutes 201.02 and 201.08 read October 17, 2026).

Statutory costs at three price points

LineAt $875,000At the $1,234,500 medianAt $2,600,000
Deed documentary stamps ($0.70 per $100)$6,125.00$8,641.50$18,200.00
Owner's title premium, promulgated rate (customarily the buyer's in Collier)$575.00 + $3,875.00 = $4,450.00$5,661.25$9,075.00

Promulgated rate: $5.75 per $1,000 to $100,000, $5.00 per $1,000 to $1,000,000, $2.50 per $1,000 to $5,000,000.

Documentary stamp tax

Florida Statutes 201.02: "on each $100 of the consideration therefor the tax shall be 70 cents." The contract says who pays it.

Title insurance: the premium is fixed, the payer is negotiated

Florida promulgates title rates, so the premium is the same whoever pays. The Collier custom puts the owner's policy on the buyer; across Bonita Beach Road in Lee County the seller customarily pays it.

No estoppel and no association charges

There is no association over the single-family lots, so no estoppel or transfer fee.

Property tax at closing

Taxes are prorated by calendar year at closing; the 2026 roll carries 9.4020 mills.

Capital gains and portability

Portability lets you carry up to $500,000 of Save Our Homes benefit to a new Florida homestead. Talk to your tax adviser about capital gains.

Little Hickory Shores vs Bonita Shores: What Should Sellers Tell Buyers?

Little Hickory Shores sellers should tell buyers comparing Bonita Shores exactly what the dock buys: a house with its own water against a dry lot on higher ground, at a 60-month MLS median of $1,234,500 against $657,000, with the same tax rate, schools and club.

Data updated: October 2026 (Southwest Florida MLS pulled October 27, 2026; Collier County roll and flood layer).

Which buyer your home is for

A boater who wants the boat behind the house and accepts Zone AE is your buyer. A buyer who wants higher ground and a smaller budget will look across West Avenue, possibly with a Little Hickory Shores slip lot. Show your buyer what the dock is worth to them.

Is Now a Good Time to Sell a Little Hickory Shores Home?

Now is a good time to sell a Little Hickory Shores home if the house is elevated or newly built, because 2026 closings included the highest MLS sale of the 60 months, $3,600,000, and a $2,600,000 sale; an older slab house sells best priced to the lot and the rebuild, before the next flood map and the next storm season.

Data updated: October 2026.

Seasons

Southwest Florida's buyer season runs through winter and spring. List with the file ready before it starts.

What is coming

A preliminary flood map, a Wiggins Pass dredge, a property-tax amendment and a tourist-tax cent on the November 2026 ballot, and Lee's Hickory Boulevard bridge replacements.

Insurance rules

Flood premiums in the block group have climbed toward full-risk rates; an elevation certificate and a wind report help a buyer quote early.

Timing counts back from the date you need to close

At a 310-day 12-month median on market, start early.

Frequently Asked Questions, Seller Edition: Selling in Little Hickory Shores

Little Hickory Shores sellers ask how many homes sold, what the median is, how long a sale takes, whether to sell as a house or a lot, who pays title in Collier, what to disclose about flooding and how to prove a dock is permitted. The answers come from the Collier County record, the MLS and Florida law.

Data updated: October 2026 (Collier County recorded sales through August 17, 2026; Southwest Florida MLS pulled October 27, 2026).

How many Little Hickory Shores homes sold in the last year?

Four in the MLS in the 12 months to October 27, 2026; the Collier file, which ends August 17, shows one.

What is the median sale price in Little Hickory Shores?

$1,234,500 over 60 months in the MLS (33 closings); $1,275,000 for 17 county-recorded house sales.

What did homes sell for in 2026?

$875,000, $1,675,000, $2,600,000 and $3,600,000 through October 27.

How long does a sale take?

A 310-day 12-month median on market; 28 days over 60 months.

How close to list price do homes sell?

94.0 percent median over 12 months; 92.3 percent over 60 months.

How much competition will I have?

Eleven active listings on October 27, 2026, about 33 months of supply.

Should I sell as a house or a lot?

If the house sits below the base flood elevation and needs major work, often as a lot; vacant lots traded at a $900,000 median over 60 months.

What does the 50 percent rule mean for my price?

A buyer planning major work may have to elevate the whole house, so an older slab house prices around the lot.

Who pays title insurance in Collier County?

The buyer customarily pays the owner's policy in Collier; the contract controls.

What are documentary stamps on my sale?

$0.70 per $100 of the price, $8,641.50 at the $1,234,500 median.

What must I disclose about flooding?

The section 689.302 flood disclosure, and known material facts under Johnson v. Davis.

Do I need an elevation certificate to sell?

Not by law, but buyers and insurers ask for one first; Collier has 41 on file for Little Hickory Shores addresses.

What if my house was damaged in Ian?

Disclose it and have the repair permits ready.

Do I need an estoppel letter?

No, there is no mandatory association over the single-family lots.

How do I prove my dock is permitted?

With the Collier permit record and any extension decision.

Will buyers care about bridge clearances?

Northbound boaters will; southbound through Wiggins Pass there is no bridge.

Will buyers care about depth?

Yes. Measure it at the dock face at low water.

Does my homestead exemption transfer to my buyer?

No. The cap resets at sale; you can port up to $500,000 of benefit to your next Florida homestead.

Can I sell my house with a rental history?

Yes, with the registration, license and tax records.

How do I price a 6th Street West house?

Against 6th Street West sales first; its two West-suffixed closings were $2,800,000 and $3,600,000.

How do I price a 1st Street house?

Against 1st and 2nd Street sales and the lot value; 1st Street's seven marketed closings had a $1,140,000 median.

How do I price a peninsula house?

Against the peninsula's own sales and its large lots; it carries the highest median just value.

Can I sell my slip lot?

Yes, on its own deed.

Why do county and MLS counts differ?

Timing: the county file ends August 17, 2026 and MLS closings after it have not yet recorded.

Does the ramp corporation's dissolution matter?

Only if you marketed ramp access; most houses have their own dock.

When should I list?

Before the winter season, with the file ready.

How do you market a canal house?

Water first, with video, drone and photography, then the elevation and the house.

Do you work off market?

Yes, when a sale needs to stay private.

What happens at closing?

Prorated taxes, the deed stamps, the title policy and the payoff; the contract allocates each.
