Buying a home in Barrington at Forest Glen means buying one of 92 two-story coach-home condominiums in 23 buildings of four on Forest Glen Boulevard, inside the gated Forest Glen Golf and Country Club in East Naples, Collier County, Florida 34114. Barrington is three recorded condominiums, Barrington I, II and III, under one commons association and the club’s master association, built in 2003 and 2004 on two plans of 1,897 and 2,193 square feet. The Southwest Florida MLS recorded 10 Barrington closings in the 24 months to September 26, 2026 at a median of $540,000. This page is the purchase path, building by building and document by document. For the neighborhood itself, its history, plans and full record, read our Barrington at Forest Glen neighborhood guide.

Buying a home in Barrington at Forest Glen takes five things most Naples condominium purchases do not: a choice between two plans and two floors in a four-unit building, three estoppel certificates, association budgets that no Barrington association publishes, a building-level flood check because 13 of 23 buildings map Zone AH, and a tax estimate built on your price.

Everything below comes from the recorded Barrington declarations, the Florida Division of Corporations and Division of Condominiums records, the Collier County 2026 preliminary roll and its recorded sales, FEMA’s National Flood Hazard Layer, the club’s own public pages and every Southwest Florida MLS closing in Forest Glen for ten years, pulled September 29, 2026. Where the public record stops, this page says so and names the document that answers the question.
Barrington is one product recorded three times. Barrington I of Forest Glen, 32 units in 8 buildings, was recorded January 31, 2003; Barrington II, 32 units in 8 buildings, on July 9, 2003; and Barrington III, 28 units in 7 buildings, on December 16, 2003. All 92 homes sit on Forest Glen Boulevard, in the 3880 to 3952 address range, a short cart ride from the clubhouse at 3855 Forest Glen Boulevard. Every building is two stories with four homes, two on the ground floor and two upstairs.
A Barrington owner answers to three boards. The Forest Glen Golf and Country Club Master Association runs the club and the community under Chapter 720. Barrington Commons Association, Inc., a Chapter 720 commons association (Florida not-for-profit N02000004716), sits over all three condominiums and owns a 2.81 acre common tract, Tract 4, at 3929 Forest Glen Boulevard. And each home belongs to one Chapter 718 condominium association: Barrington I (N02000004589), Barrington II (N03000000647) or Barrington III (N03000002457). Each layer has its own recorded documents, budget and estoppel.
Every Barrington home is addressed on Forest Glen Boulevard. Loblolly Bay Drive belongs to Britannia and Bishopwood West, and Bishopwood Court belongs to the two Bishopwood neighborhoods. A listing labelled Barrington with a Loblolly Bay Drive address, or a living area far from 1,897 or 2,193 square feet, needs its condominium confirmed from the legal description on the deed before you compare it with anything. The MLS itself carries two such records, explained in the tracking section below.
Forest Glen of Naples is the recorded plat name of this community in East Naples, ZIP 34114. Some listing and data sites file a “Forest Glen of Naples” under Golden Gate and attach an HOA figure, a price and a flood score to it; those figures do not describe Barrington or any other part of this community.
Five absences decide Barrington purchases. There is no published dues figure for the master, commons or condominium layer. There is no elevator: the buildings are two stories, so an upstairs home means stairs. There is no Community Development District, so no CDD bond rides on the tax bill. There is no milestone inspection or structural integrity reserve study obligation, because the buildings are two stories, based on unit numbering and building records. And there is no age restriction in any public record we reviewed; confirm it in the recorded declaration.
Barrington was the last of Forest Glen’s four condominium neighborhoods to be built, in 2003 and 2004, after the first statewide Florida Building Code took effect on March 1, 2002. Forest Glen’s 799 homes are the maximum its zoning allows, so no builder will ever compete with a Barrington resale, and at 22 to 23 years old the roof, openings and air conditioning matter more than the plan’s name.
Barrington at Forest Glen buyers work with McGreevy and Comisar because a Barrington purchase turns on records a listing never shows: which of the three condominiums the home sits in, what its building’s FEMA zone and 2012 letter say, what 31 MLS closings in ten years say about price, and what three estoppels and three budgets will state.

At Barrington your agent should hand you, before you are committed: the plan and floor comparables for the exact home, the building’s FEMA zone from the county’s structure-level address point, the status of its 2012 letter of map amendment, all three estoppel certificates, each association’s budget and minutes, the condominium’s insurance declarations page and reserve schedule, and a tax estimate built on your price rather than the seller’s bill.
This Barrington at Forest Glen buyer page runs in the order a purchase happens: the market and the most recent sale, the price of each plan and condominium, the yearly cost and closing charges, the club, the steps and documents, the buildings, flood, insurance, taxes and rules, financing and the neighborhood around the gate, then how we find, negotiate and close, and the choice between Barrington and Bishopwood West.
We track the Barrington at Forest Glen market from two independent systems: every Southwest Florida MLS closing in Forest Glen for ten years, assigned to Barrington by its condominium tag and street, and Collier County’s recorded, qualified deeds. On a neighborhood of 92 homes that sells about five times a year, a buyer needs every sale, not a blended average.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)
We tracked all 375 Forest Glen closings on the Southwest Florida MLS over ten years and assigned 31 of them to Barrington, from February 28, 2017 to June 15, 2026, each with its street, condominium tag, bedrooms and baths, MLS living area, final list price, sold price and days on market. We tracked the county side too: 11 qualified Barrington resales recorded in the 24 months since September 2024, the newest recorded on June 12, 2026.
Every figure on this page belongs to the market, and each carries its source, window and count so you can check it.
The MLS counts closings that were listed or entered on the MLS; the county counts deeds its analysts graded as arm’s-length market sales, so trust transfers, family transfers and corrective deeds fall out. The two windows also end on different dates, and recent deeds are coded late. The MLS measures living area and the county measures base area, so this page never mixes their price per square foot.
A twelve-month window at Barrington holds six closings, too few for a median to carry much weight. The first MLS window with ten or more Barrington closings is 24 months, 10 closings, so that is the window this page leads with, and the 36, 60 and 120-month windows sit beside it for trend.
The MLS tags two older closings Barrington I and Barrington II that are addressed on Loblolly Bay Drive with 1,185 and 1,350 square feet of living area, sizes no Barrington plan carries: a $380,000 sale in November 2023 and a $215,000 sale in May 2021. We leave them in the counts exactly as the MLS records them, because we do not re-sort the source, but neither falls in the 24-month lead window, and a buyer should read the low end of the 36 and 60-month ranges with that in mind.
The Barrington at Forest Glen market favors a prepared buyer. The Southwest Florida MLS recorded 10 Barrington closings in the 24 months to September 26, 2026, at a median of $540,000 and a median 94.93 percent of final list price, with only 2 of 10 at or above list. Median days on market was 34, and two homes were for sale on September 26.

Southwest Florida MLS Matrix, Development FOREST GLEN, status Sold, pulled September 29, 2026, Barrington closings assigned by condominium tag and street, windows ending September 26, 2026. Sold-to-list is sold price over final list price. The twelve-month window holds fewer than ten closings and is shown for recency only.
At the 24-month median, a Barrington buyer closed at about 94.9 percent of the final asking price, roughly $29,000 under list on a $570,000 asking price, our arithmetic on the median ratio rather than a forecast for any home. Because the ratio uses the final list price, a home that was cut before its buyer arrived still shows a strong ratio, so we pull every listing’s full price history before you write.
Across all of Forest Glen the same MLS window recorded 60 closings at a $411,250 median, a 94.93 percent median sold-to-list and 46 median days on market. Barrington sold at the same ratio as the community, about $129,000 above its median, and faster. Over 60 months the community recorded 151 closings at 97.09 percent and 21 days, so both Barrington and Forest Glen have moved from a seller’s pace to a buyer’s pace since 2022.
Barrington’s 10 closings took 0 to 200 days. Five went under contract in under 30 days and three took more than 100 (our count on the closing rows). The quick ones were priced at or near the record; the slow ones started near $600,000 on the larger plan. A buyer who is ready when a well-priced home lists has to move within days, and a buyer watching an overpriced listing can wait for its price history to do the negotiating.
On September 26, 2026 the MLS showed two Barrington coach homes for sale on Forest Glen Boulevard: a Barrington I home asking $550,000 at 13 days on market and a Barrington III home asking $575,000 at 9 days. That is about 4.0 months of supply at Barrington’s twelve-month pace. Listings change daily; call Marc at (239) 287-5873 for today’s list, or see current listings on the team’s home search site, DomainRealtyGroup.com.

This is a public-record sale, and it is the most recent Barrington closing on the MLS. On June 15, 2026, a three-bedroom, two-bath Barrington II coach home on Forest Glen Boulevard with 2,193 square feet of MLS living area closed at $535,000 after 88 days on market, against a final list price of $600,000.

Southwest Florida MLS Matrix, pulled September 29, 2026, street only. The 24-month dollar volume was $5,275,000, our sum. Five closings were Barrington I, five Barrington II and none Barrington III.
Collier County’s sales file, independent of the MLS, recorded 11 qualified Barrington resales in the 24 months since September 2024, the first county window with ten or more, at a median of $535,000 (n=11, an observed sale), from $460,000 to $570,000; the newest recording in the file is June 12, 2026. All 11 were resales and none was a builder sale. The MLS and county ranges match to the dollar at both ends, which is as close as two independent systems get.
Six of the ten 24-month closings landed from November through April and four from May through October (our count), and the two June 2026 closings show that Barrington trades in summer too. Forest Glen’s own Rentals Wanted board shows repeat seasonal renters asking for February and March stays, so the buyer who is financed before January hears about the in-season listings first, and the buyer touring in summer faces fewer rivals.
A Barrington at Forest Glen coach home cost $460,000 to $570,000 on the MLS over the last 24 months. The seven 1,897 square foot closings ran $460,000 to $560,000 and the three 2,193 square foot closings $535,000 to $570,000, so the larger plan buys about 300 more square feet for a modestly higher price and more negotiating room.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)
Barrington’s 92 homes come in two two-story-building plans, 46 of each on the Florida Department of Revenue’s 2026 preliminary roll: 1,897 and 2,193 square feet of living area. The MLS records nearly every Barrington sale as three bedrooms and two baths; one 1,897 square foot sale in January 2025 was entered as two bedrooms plus a den. The club’s open-house list uses its own coach-home plan names, Hibiscus, Oleander and Willow, across Barrington and Bishopwood West; confirm which applies to a listing from its floor plan sheet.

Southwest Florida MLS Matrix, pulled September 29, 2026; the rows are the closings themselves, not medians.
Every Barrington building holds four homes, two on the ground floor and two upstairs, so each plan comes in two versions: one with no stairs, one with a flight of stairs and no elevator. The MLS rows do not record the floor consistently, which is why we pull the floor for every comparable before we price an offer. Ask any listing which floor it sits on, and weigh the upstairs home’s views against the stairs.
Over ten years the MLS tagged 12 closings Barrington I at a $520,000 median, 15 Barrington II at $460,000 and 4 Barrington III at $330,000. Those tag medians mix years and plans, so they describe when each condominium sold, not what it is worth: Barrington III’s four closings all came between 2017 and 2020, before the 2022 price reset.
The MLS has recorded no Barrington III closing since August 31, 2020, when a 1,897 square foot home sold at $325,000, 98.8 percent of list. Barrington III is the smallest of the three condominiums, 28 homes in 7 buildings at the high end of the Forest Glen Boulevard address range, and it has the highest homestead share of the three, 18 of 28 on the 2026 roll. The Barrington III home listed at $575,000 on September 26, 2026 is therefore testing a market that has no recent sale in its own condominium; price it against Barrington I and II.
The MLS measures living area; the county measures base area, and the two never mix on this page. On the MLS, Barrington’s 24-month median was $261.75 per living square foot, against $265.33 for all 60 Forest Glen closings in the same window. Because the larger plan sells for only modestly more, the 2,193 square foot homes trade at the lower rate per foot, which is where a buyer who wants space finds value.
Year | MLS closings | MLS median | Median $ per MLS living sq ft | Median sold-to-list | Median days on market |

2017 | 3 | $350,000 | $179.23 | 93.71% | 100 |

2025 | 6 | $525,000 | $264.89 | 94.93% | 24 |
2026 to date | 4 | $542,500 | $254.55 | 93.78% | 64 |
Southwest Florida MLS Matrix, pulled September 29, 2026. The 2021 and 2023 rows each include one of the two Loblolly Bay Drive records described above.
Barrington traded between $300,000 and $350,000 for five years, recorded no MLS closing at all in 2022, and reappeared in 2023 and 2024 above $500,000, peaking at $680,000 in January 2024. Since then the median has eased toward $540,000 and the ratio from 98.5 to under 94 percent. That is a buyer’s opening rather than a warning: the pandemic-era jump held, and the negotiating room came back.
Owning a Barrington at Forest Glen coach home costs quarterly master association and club dues, a Barrington Commons assessment, a condominium assessment for Barrington I, II or III, occasional special assessments, property tax at 10.5058 mills for 2025, and your HO-6 insurance. No Barrington or Forest Glen association publishes its current dues; the budgets and estoppels for the home state them.
Data updated: September 2026 (Forest Glen Master Board notice on the 2016 outdoor dining facility; Florida Department of Revenue 2025 Collier millage codes; Florida DBPR estoppel fee schedule, read September 2026)
Layer | Who bills it | What it covers | Published amount |
|---|---|---|---|

Condominium association | Barrington I, II or III of Forest Glen Condominium Association | The building’s insurance, reserves and maintenance | Not published |

Figures presented online as Forest Glen “bundled golf dues,” HOA fees, initiation ranges, a “fund fee” or a “capital contribution” cite no budget, estoppel or association document, and they disagree with each other, so this page repeats none of them. The honest answer is that Barrington’s dues are billed by three associations and are stated for a specific home on its budgets and estoppels, which we request the day a contract is signed.
Forest Glen pays for large club projects by assessing every member through the master association. In 2016 the master board approved a $949,376 outdoor dining facility (plus $80,000 contingency) and assessed every member $1,290, billed $215 a quarter for six quarters, per the master board’s notice. That charge is historical; it shows the mechanism a Barrington buyer should ask about.
A 2017 amendment to the master declaration, recorded July 5, 2017 at Official Records Book 5411, Page 1883, sets a special-assessment or capital-improvement spending limit of $400,000, indexed to the Consumer Price Index from 2019, above which member approval rules apply. The association can state the current indexed figure, and a buyer’s attorney should read the voting text.
No Community Development District covers Forest Glen, so no CDD bond or operating assessment appears on a Barrington tax bill. The roads, gates, drainage and preserves are maintained through the master budget instead, which is one more reason to read it.

Our arithmetic at the adopted 2025 millage and the Freddie Mac 30-year average for the week of September 24, 2026; an illustration, not a quote. A homestead exemption lowers the tax line; the association layers and insurance raise the total. We build the full line once the budgets arrive.
The club office at (239) 348-1332 handles the master association. Cambridge Management handles Barrington Commons and the three Barrington condominium associations, per the state corporate records. Confirm the current manager with the seller before you order the estoppels.
Whether a Barrington at Forest Glen purchase carries a capital contribution, fund fee or resale transfer fee, and how much, is not stated in any first-party document we found. If any such charge applies to your sale, it will appear on the master association’s or the Barrington associations’ estoppel certificates for that home, which is why we order all three the day the contract is signed.
Data updated: September 2026 (Forest Glen Golf and Country Club public pages and master association filings, reviewed September 2026; Florida Statutes 720.30851 and 718.116)
An estoppel is an association’s written statement of what is owed on one home at closing: regular assessments, any special assessment in force, any transfer or capital charge, and the account balance. It binds the association to those figures for the stated period, so the three Barrington certificates are the only reliable place to read a closing charge.
Amounts for a Forest Glen fund fee and a new-member capital contribution have circulated online, attributed to unnamed sources. We could not tie either to a budget, estoppel or membership document, so we do not publish them. The same goes for claims of “no initiation fee” or a “deeded” membership: no recorded document we read says either.
The widely used Florida Realtors and Florida Bar contract assigns estoppel fees to the seller and association transfer charges to the buyer unless the parties agree otherwise, and every cost line is negotiable. If an estoppel reveals a charge you did not budget, we raise it in writing inside the inspection period, with the certificate attached.
Renters get club privileges through a golf or social membership transfer, and owner listings on the club’s Properties for Rent board state that the renter pays the club’s transfer fee. The club does not publish the amount. A buyer who plans to lease should ask the club office for it and ask the Barrington condominium association about its own lease application fee.
Club membership at Barrington at Forest Glen comes with ownership: the club describes Forest Glen as “a gated, membership-inclusive community,” and the homeowners’ master association holds title to the course and clubhouse. The exact membership classes are set in the recorded master declaration and club documents, which a buyer receives in the resale package.
Data updated: September 2026 (Forest Glen Golf and Country Club Real Estate page and official website; Collier County parcel layer; Florida State Golf Association course record, read September 2026)
The club’s Real Estate page calls Forest Glen membership-inclusive, and the 2016 all-member assessment confirms that every home carries a share of club costs. A Barrington owner who never plays shares the club’s budget and its capital projects, so decide whether you will use the club before you choose Forest Glen.
Forest Glen Golf and Country Club Master Association, Inc., a Florida not-for-profit filed in 1999, owns about 578 acres in 17 parcels, including the 18-hole course, the clubhouse, the private roads and all eight preserve tracts, per the Collier County parcel layer. Residents have controlled its board since early 2005. We do not call Forest Glen an equity club, because no refundable equity certificate appears in any document we read; it is a homeowner-owned club.
The course opened in 1999 on a Gordon Lewis layout, was redesigned by Arthur Hills and Steve Forrest and reopened December 1, 2008 as an Arthur Hills Signature course, and was refined by Ron Forse Design for the club’s 25th anniversary in 2024, when the greens were converted to TifEagle. The club lists it at 6,820 yards, 18 holes, par 72 per GolfNow’s listing, and the Florida State Golf Association rates the Black tees 73.8 with a 146 slope. Golfer reviews ranked it No. 2 in Florida in the GolfPass Golfers’ Choice 2023 list.
The club runs four dedicated, lighted pickleball courts, a USPTA-led tennis program on the four courts its site map draws beside the clubhouse, league bocce on clay courts, a clubhouse pool and a fitness center. Dining runs through the Main Dining Room in season and Eagles Nest, the outdoor venue between the 9th and 18th holes. Whether a food and beverage minimum or cart fees apply is not published. Our Barrington guide places Barrington closest to the club entrance of Forest Glen’s four condominium neighborhoods, with the clubhouse at 3855 Forest Glen Boulevard a short ride away.
Barrington Commons Association owns one 2.81 acre common tract, Tract 4, at 3929 Forest Glen Boulevard, inside the Barrington footprint, and the county roll records no structure on it. Whether Barrington has its own neighborhood pool is not in any first-party record we read; the clubhouse pool is the one the club documents. Ask the Barrington Commons budget what Tract 4 costs to maintain.
Although private, the course appears on public tee-time marketplaces and qualified for GolfPass’s public-access rankings; the club does not publish its public-play or guest policy. A buyer who wants a strictly members-only course should ask the club office how off-season outside play is handled.
The steps to buy a Barrington at Forest Glen coach home are: choose the plan and floor, confirm the condominium and the building’s flood zone, budget three association layers, write the offer around three estoppels and the Chapter 718 package, clear inspections and insurance, confirm the tax reset, then close and register with the club and the associations.
Data updated: September 2026 (Florida Statutes 718.116, 718.503, 720.30851 and 720.401, current text; FEMA National Flood Hazard Layer, read September 2026)
The 1,897 square foot plan for the lower ticket and the faster record; the 2,193 square foot plan for more room and more negotiating room. Ground floor for no stairs, upstairs for the view. Those two choices narrow 92 homes to about 23 you would actually buy.
Confirm from the deed’s legal description whether the home is in Barrington I, II or III, and look up its building’s FEMA zone and 2012 letter. The condominium decides one of your three estoppels and one of your three budgets.
Put a line on paper for the master dues, the Barrington Commons assessment and the condominium assessment before touring. Ask the listing side for the current quarterly statements, because none is published, and ask whether any special assessment is being billed.
Make the inspection period long enough for three estoppels, the Chapter 718 resale package, each budget and set of minutes, and insurance and flood quotes. Price against the plan’s record and the listing’s history, not the asking price alone.
Order the master certificate through the club office and the Barrington Commons and condominium certificates through the management company the same day. A missing estoppel is one of the most common reasons a closing date slips.
Ask for the condominium declaration, articles, bylaws and rules, the budget and financial statement, the reserve schedule, the insurance declarations page, the frequently asked questions document, the statement on the structural integrity reserve study, recent minutes, and the Barrington Commons and master documents alongside them.
Order a general inspection, and ask the association for the building’s roof permit, wind mitigation form and exterior history. Get an HO-6 quote with loss-assessment coverage and, for a Zone AH building, a flood quote before the inspection period ends.
Budget from your price rather than the seller’s bill, and ask your lender to escrow off the projected figure.
The closing agent settles each association’s figures from the three estoppels. After closing, register with the club office for member access and with each association for billing, gate credentials and building rules.
A Barrington at Forest Glen buyer should request three estoppel certificates, the Chapter 718 resale package for the condominium, the Barrington Commons and master documents, each association’s budget and minutes, the condominium’s insurance declarations page and reserve schedule, the seller’s flood disclosure and the building’s flood records.
Data updated: September 2026 (Florida Statutes 718.116, 718.503, 720.30851, 720.401 and 689.302, current text; Florida DBPR estoppel certificate fee schedule, read September 2026)
A Barrington purchase needs three estoppels: one from the Forest Glen Golf and Country Club Master Association, one from Barrington Commons Association, and one from the Barrington I, II or III condominium association. Only the condominium certificate, under Florida Statutes 718.116, shows the condominium’s assessments and any condominium special assessment. The estoppels are how you make sure the seller pays what the seller owes.
Under Sections 718.116 and 720.30851, a standard certificate for a current account is capped at $299, an expedited certificate may add $119, and a delinquent account may add $179, per the Florida DBPR estoppel certificate fee schedule. Three certificates at the standard cap come to $897, our arithmetic; who pays each is a contract term, and the widely used Florida contract assigns them to the seller.
The master association and Barrington Commons are Chapter 720 associations, and Section 720.401 says a prospective parcel owner “must be presented a disclosure summary before executing the contract for sale”; a buyer who does not receive it may void the contract within 3 days of receiving it or before closing, whichever comes first. But Section 720.401(2) says the section does not apply to associations regulated under Chapter 718. A Barrington owner sits in a Chapter 718 condominium inside two Chapter 720 layers, so the condominium resale rules in Section 718.503 govern, and the careful course is to receive the master summary as well. Which regime governs your purchase is a question for your closing attorney or title agent. This is information, not legal advice, and our seller page for Barrington describes the same duty from the seller’s side.
Under Section 718.503, a resale buyer is entitled to the condominium’s declaration, articles, bylaws and rules, the annual financial statement and budget, the frequently asked questions document and the state governance form, plus the milestone inspection summary “if applicable” and the most recent structural integrity reserve study or a statement that none has been completed. A resale contract signed before the core documents arrive is voidable for 7 days, excluding weekends and legal holidays, after the buyer signs and receives them.
Since October 1, 2024, Florida Statutes 689.302 requires a residential seller to complete a flood disclosure at or before contract, stating whether the seller has filed a flood insurance claim on the property and whether the seller has received federal flood assistance. On a Barrington home in a Zone AH building, read it alongside the building’s flood records.

A Barrington at Forest Glen buyer should check four things about the buildings: the two-story height that keeps Barrington outside Florida’s milestone and SIRS laws, the reserves the association funds anyway, the roof, window and system history on buildings now 22 to 23 years old, and the floor and parking arrangement for the specific home.
Data updated: September 2026 (Florida Statutes 553.899 and 718.112; Florida DBPR condominium milestone and SIRS pages, read September 2026)
Florida’s milestone inspection law and structural integrity reserve study requirement apply to condominium buildings three or more habitable stories tall. Barrington’s buildings are two stories, based on unit numbering and building records, so they fall outside both requirements. In Forest Glen only Britannia’s four-story buildings are subject to them. For a buyer who wants a condominium without the SIRS layer, that is a real difference inside the same gate.
Even below three stories, a Chapter 718 condominium must budget reserves for roof replacement, painting, paving and deferred maintenance items over $10,000 unless the owners vote to waive or reduce them, under Section 718.112. Ask whether your Barrington condominium has waived or reduced reserves in recent years, and compare the reserve balance with the roof and paint schedule.
Barrington’s three declarations were recorded through 2003, and its homes were built in 2003 and 2004, the newest condominium stock in Forest Glen. Any original roof, water heater or air conditioning is now 22 to 23 years old. We did not pull roof or window permits for this page; ask the association for its roof and exterior history and the permit numbers, because an insurer’s wind mitigation credits turn on them.
The public record does not describe Barrington’s parking arrangement, garage or carport assignments. How a given home’s parking is assigned, and whether any space is a limited common element, is set in the condominium declaration and its exhibits; read them before you write, and ask the association for the vehicle, boat and trailer rules.
Barrington I’s declaration is recorded at Official Records Book 3209, Page 1683; Barrington II’s at Book 3336, Page 2592; and Barrington III’s at Book 3465, Page 1845, all in the Collier County Clerk’s Official Records. The master declaration is at Book 2536, Page 1955, amended and restated at Book 4566, Page 2673. Three condominiums built within a year of each other likely carry similar rules, but they are not guaranteed to be identical, so read the one for your building.
Barrington at Forest Glen sits on FEMA flood map panel 12021C0418J, effective February 8, 2024, and 13 of its 23 buildings map Zone AH, a Special Flood Hazard Area of shallow ponding; the other 10 map Zone X or shaded Zone X. The zone is building by building, so the flood question is answered for the building, not the neighborhood.
Data updated: September 2026 (FEMA National Flood Hazard Layer and Collier County structure-level address points, read September 2026)
Condominium | Buildings | Mapped Zone AH on the 2024 map | The rest |
|---|---|---|---|
Barrington I | 8 | 6 | Zone X or shaded Zone X |
Barrington II | 8 | 5 | Zone X or shaded Zone X |
Barrington III | 7 | 2 | Zone X or shaded Zone X |
All Barrington | 23 | 13 | 10 |
Source: Collier County structure-level address points over FEMA’s National Flood Hazard Layer. This is a mapping exercise, not a flood determination; the lender’s determination or a surveyed elevation certificate decides a specific loan. Barrington III, the condominium with no MLS closing since 2020, has the lowest AH share, 2 of 7 buildings.
AH here reflects shallow ponding and overland flow between lakes, fairways and preserve, not storm surge; FEMA’s own letters for Forest Glen buildings name the flood source as ponding and overland flow. The only base-flood-elevation line FEMA draws across Forest Glen on the current map is 10.5 feet NAVD88, per the FEMA base flood elevation query.
FEMA issued four Letters of Map Amendment covering Barrington under the 2012 map: 12-04-6429A for Barrington I, all 8 buildings; 12-04-6430A for Barrington II, buildings 9 to 12 and 20 to 23; and 12-04-6163A and 12-04-6434A for Barrington III. Surveyed ground at the letter buildings ran 12.0 to 13.8 feet NAVD88, above today’s 10.5-foot line. But FEMA’s current layer shows every one of those letters as not incorporated into the 2024 map, and lenders read the current map unless a revalidation letter or a new letter exists. For a condominium, a new letter is an association project for a licensed surveyor.
A Barrington seller holding a 2012 letter has useful history, not a current exemption. Ask whether the association has applied for a new letter since February 8, 2024; if it has, the building’s lender and insurance picture may change, and if it has not, budget as if the building’s current zone applies.
Collier County places Forest Glen in hurricane evacuation Zone D. The state’s regional storm-surge planning layer, which models the worst case for each storm category, includes the area inside its Category 3 surge zone. Follow county evacuation orders by zone; do not read Zone D as “no surge risk under any storm.”
The nearest official instruments recorded a 106-knot (about 122 mph) gust at the county emergency operations center 2.5 miles south during Irma in 2017 and 11.46 inches of rain 1.7 miles north; the National Weather Service placed Ian’s 2022 surge south and west of US 41, about 5 miles from Forest Glen. No county, news or association record found describes storm flooding inside Forest Glen. During the Newman Road Fire in April 2026, Forest Glen was included in evacuation alerts that were then lifted, and no report describes damage inside the community.
Insuring a Barrington at Forest Glen coach home splits between the condominium association’s master policy on the building and your own HO-6 policy on the interior and contents, plus flood coverage where the building’s zone or your lender requires it. The premium turns on the building’s zone, roof and opening protection and the master policy’s deductible; none is public, so this page quotes no premium.
Data updated: September 2026 (Florida Statutes 718.111, 627.714 and 627.715; OpenFEMA NFIP policy records; Citizens Property Insurance, read September 2026)
Under Section 718.111 each Barrington condominium association must insure its buildings under an adequate master policy, which excludes the floor, wall and ceiling coverings, fixtures, appliances, water heaters and cabinets inside the unit. The owner’s HO-6 covers those items and contents. The master policy’s limits, flood coverage and named-storm deductible arrive on the insurance declarations page with the resale documents.
Under Section 627.714 an HO-6 policy must include at least $2,000 of loss-assessment coverage with a deductible of no more than $250. Once you know your condominium’s master deductible, raise your loss-assessment coverage toward your share of it, because an uninsured building loss is billed to owners.
For a Barrington building mapped Zone AH, flood insurance is required on a federally backed mortgage unless a current FEMA letter removes the structure. For a Zone X building, federal mandatory purchase does not apply, though a lender may still require coverage. Ask whether the condominium carries master flood coverage on the building, because it changes what your own flood policy needs to cover.
Citizens Property Insurance requires flood coverage on personal residential policies that include wind on a phased schedule reaching every such policy by January 1, 2027, but condominium unit-owner policies are exempt. A Barrington HO-6 on Citizens is therefore exempt from the Citizens mandate; a lender’s requirement is separate.
The Florida Building Code design wind speed at Forest Glen is 163 mph (Risk Category II), inside the wind-borne debris region, so a replacement window or exterior door must be impact-rated or protected. The state’s wind mitigation form documents roof covering, deck attachment, roof-to-wall connections and opening protection. On a 2003 or 2004 building, ask the association for its most recent form and roof permit.
Across all 5,463 NFIP policies in ZIP 34114 that took effect June 2025 to May 2026, the median annual cost was $1,528 (OpenFEMA), and unincorporated Collier County’s Class 5 Community Rating System standing takes 25 percent off eligible NFIP policies. ZIP 34114 runs from inland golf communities to the bays, so that median is a budgeting anchor, not a Barrington quote; under FEMA’s Risk Rating 2.0 method the building’s own elevation and rebuilding cost set the price.
Property taxes after you buy at Barrington at Forest Glen follow your own assessed value and exemptions, not the seller’s bill. Forest Glen was levied at 10.5058 mills for 2025 in millage code 39, about $1,051 per $100,000 of taxable value, and at the $540,000 24-month median price a buyer’s first-year bill would be about $5,673 before any exemption.
Data updated: September 2026 (Florida Department of Revenue 2025 Collier millage codes; Collier County 2026 preliminary roll; Collier Tax Collector, read September 2026)
Every Forest Glen parcel is in Collier County millage code 39, listed at 10.5058 mills across ten taxing authorities for 2025, and the county’s 2026 preliminary roll estimates taxes at 10.4020 mills, reflecting preliminary 2026 school and district rates that are set at the September hearings. Forest Glen is in unincorporated Collier County, so no city millage applies, and no CDD line appears.
Florida’s homestead exemption and Save Our Homes cap follow the owner, not the home. Two Barrington homes assessed at $419,400 carry 2026 preliminary estimated taxes of $4,362.61 without homestead and $2,228.05 with homestead and the cap, on the Collier County 2026 preliminary roll. None of the seller’s cap transfers to you.
On the 2026 preliminary roll, 14 of 32 Barrington I homes, 20 of 32 Barrington II and 18 of 28 Barrington III carry a homestead exemption, 52 of 92 in all, our sum, against 310 of 799 homes across Forest Glen. Barrington is more owner-occupied than Forest Glen as a whole, which is one reason so few of its homes list in a year.
At the $540,000 24-month median price, with no exemption and taxable value equal to price, the 2025 rate of 10.5058 mills gives about $5,673 a year and the 2026 preliminary rate of 10.4020 about $5,617 (our arithmetic). It is an illustration of the mechanism, not a quote; the county’s assessed value usually lands below the price paid.
If the Barrington home will be your permanent Florida residence on January 1, apply for the homestead exemption with the Collier County Property Appraiser by the state deadline; the exemption and the Save Our Homes cap start from the first year you qualify, under Section 193.155. Portability can move some of an existing Florida homestead’s benefit, subject to statutory limits.
Collier County mails tax bills in November, with a 4 percent discount for paying that month. Your closing prorates the current year against the seller’s bill, so the first full bill in your name arrives the November after you buy.
The Barrington at Forest Glen rules that decide whether a coach home works for you, the minimum lease term, leases per year, any approval, pet limits, vehicle and sign rules, sit in the Barrington I, II and III condominium declarations and rules, the Barrington Commons documents and the master declaration, and none is published on a public page.
Data updated: September 2026 (Forest Glen Golf and Country Club rental boards and master association filings; Barrington condominium declarations as indexed, read September 2026)
Renting is an active part of Forest Glen: the club runs Properties for Rent and Rentals Wanted boards, and the Properties for Rent board carries Barrington homes under the club’s “Coach Home” label. The Rentals Wanted board shows repeat seasonal renters seeking one to three-month February and March stays. Barrington’s minimum lease term, leases per year and any approval are set in each condominium’s declaration and rules. Forest Glen is in unincorporated Collier County, so the declarations govern, not a city rental ordinance.
Some Florida condominiums require board approval of a buyer; our Barrington guide’s reading of the public record is that the Barrington declarations do not appear to require it, but we have not read the full declaration text for each condominium, so confirm it in the resale package and build any approval into your contract calendar.
Pet limits by number, weight or breed are set in the Barrington condominium declarations and rules and are not published. Owner listings sometimes state their own no-pet terms; those are the owner’s rules, not proof of an association rule. An assistance animal is a housing accommodation under Section 760.27, not a pet.
For-sale signs, exterior changes and any architectural review run through the condominium’s own rules and the master declaration. Plan any renovation around both, and ask the management company for the current architectural review rules before you commit to a hurricane-protection or window project.
No age restriction appears in any public record we reviewed for Barrington or Forest Glen; confirm in the recorded declaration. This page describes Barrington by its homes, documents and amenities, not by who lives there.
Lakes, fairways and about 352 acres of preserve bring alligators close; in July 2023 a man walking in the 3800 block of Forest Glen Boulevard, the stretch that runs toward Barrington, was bitten by an alligator of nearly 7 feet, per the Naples Daily News. Keep distance from lake banks and keep pets leashed near water.
A Barrington at Forest Glen mortgage is priced on the national market: Freddie Mac’s Primary Mortgage Market Survey put the 30-year fixed rate at 7.03 percent and the 15-year at 6.42 percent for the week of September 24, 2026. At 7.03 percent, principal and interest on 80 percent of the $540,000 median comes to about $2,883 a month.
Data updated: September 2026 (Freddie Mac Primary Mortgage Market Survey, week of 24 Sep 2026; Southwest Florida MLS Matrix, retrieved 29 Sep 2026)
Price | Basis | Loan at 80% | Monthly principal and interest at 7.03% |
|---|---|---|---|
$540,000 | 24-month MLS median | $432,000 | about $2,883 |
Our arithmetic at the Freddie Mac 30-year average with 20 percent down, before taxes, insurance and association fees. Your rate depends on your credit, loan type and points, and the national average is an average, not an offer.
Lenders review a condominium project as well as the borrower. For a Barrington home, expect the lender to ask for the condominium’s budget, reserves and insurance, and for the building’s flood zone; a project questionnaire that comes back late can move a closing date, so we ask the management company for it early. Barrington’s two-story buildings do not carry the milestone and SIRS questions that lenders now ask of taller Florida condominiums.
A cash purchase skips the documentary stamp tax on a note and the intangible tax on a mortgage, and can shorten the contract calendar, but it does not skip the three estoppels, the association documents or the flood and wind questions.
Around Barrington at Forest Glen, a petition to amend the Forest Glen PUD for indoor club space on the commercial corner at Collier and Beck boulevards went to the county commission on September 22, 2026, FDOT is finishing the I-75 and Collier Boulevard interchange, and a second Collier County Costco is planned about three miles south.
Data updated: September 2026 (Collier County Board of County Commissioners agenda and Clerk notices; FDOT project pages; Marco Eagle reports, read September 2026)
Petition PL20240010278 would allow up to 36,720 square feet of indoor-only membership sports and recreation club space, for example indoor pickleball, within the existing 100,000 square foot cap on the 9.6 acre commercial corner at Collier and Beck boulevards, and remove that tract’s Collier Boulevard access. The Planning Commission recommended approval unanimously on July 17, 2025, and after a second neighborhood meeting on August 4, 2026 the tract would reach Beck Boulevard by a direct north-south connection only. The adopted ordinance had not been published when this page was researched. The tract sits outside the gates, not beside Barrington.
FDOT estimates the rebuild of the I-75 and Collier Boulevard interchange, about a mile from the gate, will finish in late 2026. The county’s Collier Boulevard Phase III widening, Green Boulevard to City Gate Boulevard North, is north of I-75 and does not change the road in front of Forest Glen.
The Collier County Landfill on White Lake Boulevard is about half a mile northeast of Forest Glen’s boundary, across I-75; commissioners approved on May 12, 2026 an expansion eastward, away from Forest Glen. A second Collier County Costco is planned at Collier Boulevard and Rattlesnake Hammock Road, about 2.9 miles south; a March 2026 report said it could open by fall 2026, but an opening was not confirmed when this page was researched.
We find you the right Barrington at Forest Glen coach home by fixing the plan, floor and building first, watching all 92 homes for the next listing, reaching owners quietly when a pre-market conversation is possible, and touring with the stairs, flood, roof and parking questions in hand.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)
With two plans on two floors in 23 buildings under three condominiums, most of the decision is made before you see a home. We narrow Barrington to the plan, the floor and the buildings whose flood zone you accept, so you recognize the right home the day it lists.
Barrington averaged five MLS closings a year over the last two years, about one home in eighteen. With 52 of 92 homes homesteaded, many owners live here year round and sell on their own timing. A saved search on the 3880 to 3952 Forest Glen Boulevard range, and a pre-approval in hand, let you act in the first days, and half of Barrington’s recent sales went under contract inside a month.
Some Barrington owners prefer a quiet sale, especially seasonal owners who decide while they are here in winter. When an owner in our network is considering a sale, we can introduce a qualified buyer before a public launch, always within the seller’s instructions. The club also posts owner listings on its own website, which we watch alongside the MLS.
Showings pass the Forest Glen gate by appointment. With some Barrington owners away from May to November, many listings show through a manager or a lockbox, so plan tours for a single morning with several homes lined up, and include the rival Bishopwood West coach homes on Loblolly Bay Drive and Bishopwood Court West if you are open to them.
On every Barrington tour we check the floor and the stairs to an upstairs home, the building’s FEMA zone and its 2012 letter, the lanai and whether it faces fairway, lake or preserve, the age of the air conditioning and water heater, the window and door protection, and the building’s roof and paint cycle from the association’s records.
Set up a saved search with alerts for Barrington at Forest Glen through our site and it will notify you when a matching coach home lists. If you would rather we tune it by plan and floor, call Marc at (239) 287-5873, or start from how we represent buyers in Southwest Florida.
We negotiate a Barrington at Forest Glen purchase on the record: the plan’s 24-month sales, the listing’s own price history, the building’s flood zone and letter status, the association file, and a contract calendar that fits three estoppels and the Chapter 718 package. Barrington’s 94.93 percent median sold-to-list shows buyers here negotiate.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 29 Sep 2026; Collier County Property Appraiser sales file)
We price your offer against the same plan in Barrington, read per MLS living square foot, and the listing’s history, including any price changes. The 1,897 square foot plan’s 24-month sales ran $460,000 to $560,000; the 2,193 square foot plan’s $535,000 to $570,000. A larger-plan home asking near $600,000 has recently closed $49,000 to $65,000 under list, and that is where the room lives.
On buildings 22 to 23 years old, the air conditioning, water heater, windows and interior finishes show up in the inspection, and a Zone AH building’s flood quote, the master policy’s deductible, the reserve balance and any pending assessment show up in the file. Each is a number that can move price or credits, raised in writing with the evidence attached.
A Barrington contract has more outside clocks than most: three estoppels, the seven-day review window under Section 718.503, the lender’s condominium questionnaire, the HO-6 and flood quotes and the appraisal. We write the inspection period and closing date around them so none becomes the seller’s leverage.
Your deposit is protected by the contract’s contingencies and deadlines, and only if you act inside them. We diary every deadline and make sure the estoppels, the resale package and the insurance quotes arrive before your deposit goes hard.
A Barrington assessed value on the county roll is an assessment, not a price. If an appraisal comes in below contract, we go back to the MLS and county sales of the same plan in Barrington, not the tax roll, to decide whether to renegotiate, bridge or walk.
A Barrington at Forest Glen buyer pays ordinary Florida closing costs plus association items: the prorated share of three associations’ current charges, anything the three estoppels say is due at closing, the owner’s title policy that Collier County custom assigns to the buyer, and on a financed purchase the documentary stamp tax on the note and the intangible tax on the mortgage.
Data updated: September 2026 (Florida Statutes 201.08, 199.133 and 627.782; Florida DBPR estoppel fee schedule, read September 2026)
A Barrington settlement statement carries the prorated master dues, Barrington Commons assessment and condominium assessment from the three estoppels, any special assessment the estoppels show as due, and any transfer or capital charge they state. Estoppel fees are customarily a seller cost under the widely used Florida contract.
Florida sets the owner’s title insurance premium by state rule, at $5.75 per $1,000 of coverage up to $100,000 and $5.00 per $1,000 from $100,000 to $1,000,000, so what varies between title companies is the settlement services around it. On a $540,000 Barrington purchase that is about $2,775, our arithmetic. In Collier County the buyer customarily pays the owner’s policy, though the contract controls.
Documentary stamp tax on the note runs at $0.35 per $100 under Section 201.08, and the nonrecurring intangible tax on a new mortgage at 2 mills under Section 199.133; neither applies to a cash purchase. The documentary stamp tax on the deed, $0.70 per $100 under Section 201.02, is customarily paid by the seller in Florida.
Item, on a $540,000 purchase with an 80 percent loan | Estimate |

Budget for a general inspection on the home, a four-point inspection where a carrier asks for one on a building of this age, and a wind mitigation report; ask the association for the building’s roof and wind mitigation records rather than commissioning your own on a shared roof.
Since the National Association of REALTORS practice changes took effect on August 17, 2024, a Barrington at Forest Glen buyer touring with an MLS agent must first sign a written buyer agreement that states the agent’s compensation in an objectively ascertainable way, and offers of compensation no longer appear on the MLS. Compensation is negotiable and disclosed.
Data updated: September 2026 (National Association of REALTORS settlement pages, read September 2026)
The agreement must be signed before the tour, in person or by live virtual tour. It must state the amount or rate of compensation, prohibit the agent from receiving more than that from any source, and state conspicuously that broker fees are not set by law and are fully negotiable. You need no agreement to talk to an agent, interview several or ask us to check a Barrington building’s flood zone; the line is the tour.
A seller can still cover a buyer’s broker or offer concessions, but that now happens in the transaction rather than in an MLS field, and your agreement caps what your agent may receive. You agree what your agent is paid first; whether a seller covers any of it is negotiated separately.
At Barrington, representation earns its keep in the diligence: three associations with unpublished budgets, three estoppels, a Chapter 718 package with a seven-day window, 13 Zone AH buildings with lapsed 2012 letters, a condominium with no sale since 2020 and a tax reset. Read more about our team and our credentials before you decide.

The district’s zone lookup at a Barrington address, 3904 Forest Glen Boulevard, returns those three schools, the same as every Forest Glen neighborhood. Forest Glen is zoned for Lely Elementary, not Manatee Elementary. Lely High earned 64 percent of possible points in both 2025 and 2026; under the 2026 high-school scale that is a B.
Physicians Regional’s Collier Boulevard hospital at 8300 Collier Blvd is about 3 miles and 5 to 7 minutes south; the operator describes it as a 130-bed acute care facility with a 24-hour ER. NCH Baker Hospital downtown is about 8.8 miles and 17 minutes away.

Barrington at Forest Glen vs Bishopwood West at Forest Glen is the choice most coach-home buyers in Forest Glen face, because they are the community’s only two neighborhoods of two-story, four-unit buildings on near-identical plans. Barrington is newer, sells more often and maps more buildings AH; Bishopwood West is older, trades rarely and has sold higher over five years.

Over 24 months the two sold at nearly the same median, $540,000 at Barrington and $550,000 at Bishopwood West, but Barrington did it on twice the sales and in about a third of the time. Over 60 months Bishopwood West’s median ran $50,000 higher at a stronger ratio, 98.44 against 95.74 percent, on its 2022 and 2023 sales, years in which Barrington recorded no MLS closing and two MLS closings respectively. Why the older neighborhood sold higher is our reading, not a proven cause: Bishopwood West’s rare listings met the 2022 surge, and Barrington’s met the 2024 to 2026 reset.
Choose Barrington if you want the newest coach-home stock in Forest Glen, the condominium neighborhood closest to the club entrance, the most choice and a market liquid enough to price on ten recent sales. Choose a Barrington III building if you want the lowest AH share in Barrington and accept that it has no recent sale of its own. Choose Bishopwood West if you want the 1,869 square foot two-bedroom-plus-den plan, fewer AH buildings in Bishopwood West I, and you are patient with a market that closed one sale in the last year. Our Bishopwood West at Forest Glen neighborhood guide and our Bishopwood West at Forest Glen buyer guide set out its side in full.
Barrington at Forest Glen is the right place to buy if you want Forest Glen’s newest and largest condominium plans near the club entrance, a homeowner-owned golf club with no CDD, and two-story buildings outside the SIRS laws, and you accept unpublished dues across three associations, a building-by-building flood check and stairs for an upstairs home.

A personalized Barrington at Forest Glen buyer consultation with McGreevy and Comisar is a working session, not a sales pitch. We will match your budget and habits to a plan, a floor and a building, check that building’s flood zone and 2012 letter, list the three estoppels and three budgets to request, estimate your tax reset, and tell you honestly whether Barrington or Bishopwood West fits better.
The consultation form sits near the top of this page. You can also call Jesse McGreevy direct at (239) 898-6072 or Marc Comisar at (239) 287-5873, or read how we represent buyers in Southwest Florida first. We have been Top 1% Real Estate Agents Nationally Since 2008.
Jesse McGreevy started in Southwest Florida real estate in October 2004, and the team launched in October 2008. He runs the data, marketing and systems side of the partnership, which is why this page is built on 31 Barrington MLS closings over ten years, the county’s recorded sales, the state’s association and condominium records and FEMA’s building-level flood map. Reach him at (239) 898-6072 or [email protected].
Marc Comisar runs the field side: in the homes, at the inspections and at the closing table. For a Barrington buyer that means the stairs and floor questions, the lanai and the view, the building’s roof and flood file, and a calendar that lines up three estoppels with your closing. Reach him at (239) 287-5873.
A Barrington at Forest Glen specialist matters because the facts that decide a purchase here, the three condominiums and their separate declarations, the three-layer association stack, the building-by-building flood map with lapsed 2012 letters, the MLS records that are not Barrington at all and the tax reset, live in records a general Naples search never surfaces. Missing one changes what you pay.

Buyers who already own a home often ask how to sequence a sale and a Barrington purchase, especially owners moving up from a smaller Forest Glen condominium. These answers draw on the Barrington MLS record and Florida’s homestead rules; for a price on your current home, request a valuation or call Jesse direct at (239) 898-6072.
It depends on your cash and your market. Half of Barrington’s recent sales went under contract inside a month, so a buyer whose pre-approval does not rely on a sale often wins the better home.
You can ask. With a 94.93 percent median sold-to-list and some listings running past 100 days, some Barrington sellers will consider it, usually with a kick-out clause.
Yes. A move changes your condominium, your commons association, your building’s flood zone and, from Britannia, your structural-study exposure, so compare both estoppel sets side by side.
