What is a Maple Ridge Reserve home worth in 2026? This page answers that for the 51 CC Homes estate houses of Maple Ridge Reserve, the estate-lot section of Maple Ridge at Ave Maria in Ave Maria, Florida, using every recorded Reserve sale, your lot, your plan and the district and flood records for your address.

McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, value Maple Ridge Reserve homes one address at a time. The Reserve is the hardest home in Ave Maria to price from a screen: no qualified sale has been recorded in the 12 months to August 2026, the newest being $775,000 at 5344 Chandler Way on 3 March 2025, and the 51 homes differ by lot, plan and options more than any other section of Maple Ridge (Collier County Property Appraiser, 2026 tax roll data files).

To get a number for your own home, use the free valuation form on this page or reach Jesse direct at (239) 898-6072. If you already know you want to sell, read our guide to selling a home in Maple Ridge Reserve. What Is My Maple Ridge Reserve Home Worth in 2026?

A Maple Ridge Reserve home is worth what a buyer will pay for its particular lot, plan and options today, and with no qualified Reserve sale since 3 March 2025 that number has to be built, not looked up. The record gives the frame: 14 resales from $445,000 to $1,050,000 at a $747,500 all-history median, and 12 resale pairs at a median gain of plus 46.7 percent.

Data updated: October 2026 (Collier County Property Appraiser, 2026 tax roll data files, extract dated 29 August 2026; recorded Collier sales indexed through 24 August 2026)

The resale median is an even-count median, the average of the 7th and 8th of 14 resale prices in order ($720,000 and $775,000). We publish no median for any window shorter than all history, because every shorter window holds fewer than ten sales.

Where the Reserve resales since 2021 have landed

Since the start of 2021 the county has recorded 12 Reserve resales of 11 homes (5344 Allen Place sold twice), from $553,000 to $1,050,000. Seven of the 12 recorded between $650,000 and $790,000, one at $925,900, two above $1,000,000 and two in the $550,000s in 2021. The full list, with dates and street addresses, is in every recorded sale below.

Why there is no single Maple Ridge Reserve number

A single “Reserve value” would hide what actually sets the price. The 51 lots run from 0.29 to 0.53 acre (Collier County GIS parcel layer); CC Homes built three base plans from 3,211 to 4,184 air-conditioned square feet, each with a 3-car garage, and sold casita, bonus room and pool options on top (CC Homes, About Maple Ridge Reserve, archived). Two homes on the same street can be worth hundreds of thousands of dollars apart, and the recorded pairs prove it: 5328 Chandler Way and 5344 Chandler Way tell opposite stories (see the resale pairs).

Key Takeaways

These are the ten facts a Maple Ridge Reserve owner should know about value in October 2026, each drawn from the Collier County Property Appraiser 2026 tax roll data files, a CC Homes page, an Ave Maria Stewardship Community District document, the FEMA flood map or a Florida statute, and each explained in its own section below.

  • No recent comparable sale: zero qualified Reserve sales in the 12 months to August 2026; the newest is $775,000 at 5344 Chandler Way on 3 March 2025 (Collier County Property Appraiser, 2026 tax roll data files).
  • All history is the honest window: 59 qualified sales, 45 from CC Homes at a $498,100 median and 14 resales at a $747,500 median, from $445,000 to $1,050,000.
  • The pairs are the best evidence: 12 Reserve homes have resold; 11 of 12 sold higher, at a median of plus 46.7 percent in nominal dollars.
  • Lot size is a value driver: a median of 0.32 acre, a range of 0.29 to 0.53 acre, and 20 of 51 lots at a third of an acre or more (Collier County GIS parcel layer).
  • Plan and options matter as much as the lot: Juniper, Keswick or Lucerne, all with 3-car garages, plus whatever casita, bonus room or pool was built (CC Homes, Juniper model page, archived 2015).
  • Every lot is in FEMA’s high-risk flood area: all 51 lots sit 100 percent inside the Special Flood Hazard Area on panel 12021C0255H, so a buyer with a federally backed loan must carry flood insurance (FEMA National Flood Hazard Layer).
  • The lowest district payoff in Maple Ridge: $12,177.02 per lot, good through 31 October 2026, and not required at closing (AMSCD bond balance roll).
  • A buyer’s fixed yearly layers start at $3,020.89: the Master Association’s $812 plus the FY 2026-27 district bill of $2,208.89, before the HOA assessment, taxes and insurance.
  • Just value is not market value: the county’s figure lags the market and a buyer’s taxes reset at purchase (s. 193.155, Florida Statutes).
  • A valuation is free and confidential: use the form on this page or reach Jesse direct at (239) 898-6072; there is no obligation to list.

How Do I Get a Free Maple Ridge Reserve Home Valuation?

Get a free Maple Ridge Reserve home valuation by entering your address in the valuation form on this page, by asking for a walk-through through our contact form, or by reaching Jesse direct at (239) 898-6072. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, prepare every Reserve valuation personally from the recorded sales and your home’s own records.

Because the Reserve has no qualified sale since March 2025, a Reserve valuation cannot be a printout. We start from the 59 recorded Reserve sales and the 12 resale pairs, place your lot in the measured 0.29 to 0.53 acre range, identify your plan and the options actually built, and then test the result against what is listed and selling today in core Maple Ridge and The National.

What we need from you

The more of these you can share, the tighter the range:

  • Your plan: Juniper, Keswick or Lucerne, and whether it was built with the bonus room over the garage, a casita or second-floor space.
  • Options and additions: pool and spa, screen enclosure, outdoor kitchen, cabana bath, summer kitchen, pavers, shutters or impact openings, generator, solar.
  • Roof and permit dates: when the roof was installed or replaced, and the permits for anything added after CC Homes closed.
  • Your Elevation Certificate, if you have one, because every Reserve lot is in the Special Flood Hazard Area.
  • Your wind mitigation report, if you have one.
  • What you paid and when, and whether you bought from CC Homes or from an owner.

What you get back

  • A value range built from the recorded Reserve resales that best match your lot, plan and options, with the date of each.
  • Your own resale pair, if your home has sold before, and the pairs closest to it.
  • Where your lot sits in the Reserve’s measured size range, and what that has meant in the record.
  • The nearest substitutes buyers will tour: core Maple Ridge Estate homes and single-family homes at The National, adjusted for lot and garage.
  • The current listings we read from the MLS on the day we price your home, with a recommended list price and a test window.
  • Your lot’s district bill and payoff balance and its flood map reading, and how each bears on what a buyer will pay.

How long a Reserve valuation takes

A first range usually follows within a day of your request. A written pricing file follows a walk-through, because the options inside a Reserve home move the number more than anything a screen can see.

No obligation, and fully confidential

A valuation is not a listing agreement. Reserve owners ask us for a number to plan a sale, weigh renting against selling, settle an estate, review insurance or simply know where they stand. Nothing you share is posted or shared. For how we compare with other teams in town, read our guide to the best real estate agents in Ave Maria.

Why Does an Online Estimate Misread a Maple Ridge Reserve Home?

An automated estimate misreads a Maple Ridge Reserve home because it learns from recent nearby sales, and the Reserve has none: no qualified sale in the 12 months to August 2026 among 51 estate homes. The model fills the gap with smaller Maple Ridge, Silverwood and Coquina homes in ZIP 34142 that share neither the lot nor the plan.

No recent sale to learn from

An automated valuation model, whether it is a Zestimate or a bank’s estimate, leans hardest on the last six to twelve months of closed sales near the address. In the Reserve that window is empty (Collier County Property Appraiser, 2026 tax roll data files). The model does not stop; it borrows sales from the surrounding streets, and in Maple Ridge those are much smaller homes on much smaller lots.

The neighbors it borrows are a different product

Core Maple Ridge homes sit on lots 45, 55 and 65 feet wide by 135 feet deep, 0.14 to 0.20 acre (CC Homes, Maple Ridge); Silverwood homesites are about 38 by 100 feet. A median Reserve lot is 0.32 acre (Collier County GIS parcel layer). A model that blends those sales with yours prices your land as if it were a fraction of its size.

The square footage problem

Online estimates usually start from the county’s building area. For a Reserve home that field is an assessment measure, not CC Homes’ air-conditioned living area, so it can understate or overstate the home. We use the builder’s plan figures (3,211, 3,554 or 4,184 air-conditioned square feet for the base Juniper, Keswick and Lucerne) and the home’s own documents instead (CC Homes, Lucerne model page, archived 2015).

The options problem

CC Homes sold the Reserve with “options to add a casita and bonus room over the garage, or to create an outdoor oasis with pool, kitchen and cabana bath” (CC Homes, About Maple Ridge Reserve, archived). No public record lists which options went into which home. A Reserve home with a casita, pool and summer kitchen and one without either can share a street, a lot size and a base plan.

The builder-price problem

Forty-five of the Reserve’s 59 recorded sales are CC Homes’ own closings from 2016 to 2020, at a $498,100 median (Collier County Property Appraiser, 2026 tax roll data files). A model that weighs every recorded sale treats those builder prices as market evidence, but they are five to ten years old and reflect the builder’s plan and option mix, not today’s resale market.

What an estimate cannot see at all

The flood file (every Reserve lot is inside FEMA’s Special Flood Hazard Area, so a buyer’s flood premium depends on the home’s own Elevation Certificate), the roof age, the wind mitigation features, the condition, and the view from the lanai. Each of those moves what a buyer offers, and none is in the data an automated estimate reads.

Want a Real Number for Your Maple Ridge Reserve Home? Talk to Jesse and Marc

Maple Ridge Reserve has recorded no qualified sale since 3 March 2025, so a real value has to come from your own lot, plan, options and sale history inside Maple Ridge at Ave Maria. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, price every Reserve home that way.

How Do We Value a Maple Ridge Reserve Home With No Recent Comparable Sale?

We value a Maple Ridge Reserve home in seven steps: every Reserve resale with its date, your home’s own builder price or resale pair, your lot’s size and position, the plan and options actually built, the nearest substitutes in core Maple Ridge and The National, the MLS listings live on the day we price, and a list-price test window.

We tracked every one of the 59 qualified Maple Ridge Reserve sales in the county record since June 2016 and paired the 12 homes that have resold with their earlier purchase. That record is where every Reserve valuation starts, and it is why we can price a home that has no recent neighbor sale.

Step 1: every Reserve resale, with its date

We line up all 14 Reserve resales from August 2019 to March 2025 (Collier County Property Appraiser, 2026 tax roll data files), not a median of them. Each one carries its date, its street and its lot, so we can see which sales match your home and how far back they sit. A 2021 sale and a 2025 sale of similar homes tell us different things about today.

Step 2: your own builder price or resale pair

If you bought from CC Homes, your own builder price is a fixed point: it reflects the lot premium and the options your home was built with. If your home has resold, its pair shows how the market has treated that exact house. We then compare your starting point with the 12 Reserve pairs and their holding periods.

Step 3: your lot’s size and position

We measure your lot on the Collier County GIS parcel layer and place it in the Reserve’s range of 12,600 to 23,230 square feet. Shape, frontage, a lake or open-space edge, a corner and the street all count. The biggest lots are on Chesterfield Drive.

Step 4: the plan and the options actually built

We identify the plan (Juniper, Keswick or Lucerne) from the home itself and its permits, not from the county building area, and then list the options built: bonus room, casita, second-floor space, pool, outdoor kitchen, cabana bath. Permits on file with Collier County confirm what was added after CC Homes closed.

Step 5: the substitutes a Reserve buyer also tours

A Reserve buyer usually also looks at core Maple Ridge Estate homes, which CC Homes lists from $545,990 on 65-foot lots (CC Homes, Maple Ridge, September 2026), and at single-family homes at The National Golf and Country Club. We adjust those for lot size and garage: a core Estate lot is 8,775 square feet against the Reserve’s 13,991 median, and every Reserve base plan carries a 3-car garage.

Step 6: the MLS on the day we price

We read the current Southwest Florida MLS listings, pending sales and recent closings for the Reserve and its substitutes on the day we prepare your valuation. The county record has no list prices, days on market or concessions, so this step is where those enter your file. On 16 October 2026 the Southwest Florida MLS showed no Reserve closing in the prior 12 months and one Reserve home for sale, 5345 Allen Place at $1,000,000, set out with the recorded sales below.

Step 7: a list-price test window

With few comparable sales, the first weeks on the market are the test. We set a list price and an agreed window (showings, feedback, offers) and a plan for what changes if the market answers differently, so you are never guessing after the fact.

What Have Maple Ridge Reserve Homes Sold For? Every Recorded Sale

Maple Ridge Reserve homes have recorded 59 qualified sales since 3 June 2016, and every one is listed below: 45 builder-direct CC Homes closings at a $498,100 median and 14 resales at a $747,500 median, from $445,000 to $1,050,000. None was recorded in the 12 months to August 2026, so this full list, not a recent median, is the Reserve’s price evidence.

Data updated: October 2026 (Collier County Property Appraiser, 2026 tax roll data files, extract dated 29 August 2026)

Every row is a Collier County recorded, DOR-qualified sale of an improved Reserve home. A sale counts as builder-direct when it is the home’s first priced deed from CC Homes; every later qualified sale is a resale. Across all 59 sales the median is $519,400, but builder and resale prices answer different questions, so we keep them apart.

The builder median falls from year to year because the mix of plans and options changed, with the 2016 closings including the highest-priced homes. Which plan sold on which lot is not public, so the falling builder median is not a price decline. CC Homes’ 2015 base prices ran from $389,990 (Juniper) to $464,990 (Lucerne) (CC Homes, Keswick model page, archived 2015), so most of the spread above those figures is lot premium and options.

What the recorded sales cannot tell you

A deed carries the price, the date and the parties. It carries no list price, days on market, price reductions, seller concessions or the homes that are listed today and have not sold, so those come from the Southwest Florida MLS, set out next. We read it again on the day we price your home, and we set your home against the 59 sales above.

Maple Ridge Reserve on the MLS, 12 months to 16 October 2026

No Reserve home closed through the Southwest Florida MLS in the 12 months to 16 October 2026, builder or resale, so the MLS gives no days-on-market figure, sale-to-list ratio or months of supply for a Reserve valuation. One Reserve home was listed for sale on 16 October 2026.

We count the Reserve by its three street addresses, Chesterfield Drive, Chandler Way and Allen Place, rather than by the MLS subdivision name, because the MLS also applies the Reserve name to addresses outside the Reserve. The listing gives 4,672 square feet of living area. On the county record, 5345 Allen Place last sold for $1,030,000 on 13 April 2021, so the asking price sits $30,000 below that recorded resale (our arithmetic). An asking price is not a sale, and we do not treat it as a comparable until it closes.

What Do the Maple Ridge Reserve Resale Pairs Say About Your Home’s Value?

The Maple Ridge Reserve resale pairs say that Reserve homes have held and gained value: of the 12 homes that have resold, 11 sold for more at their latest sale than at their first, at a median change of plus 46.7 percent in nominal dollars. Your own pair, or the pairs closest to your home, are the strongest evidence a Reserve valuation has.

Data updated: October 2026 (Collier County Property Appraiser, 2026 tax roll data files, extract dated 29 August 2026)

A resale pair matches one home’s earlier qualified sale with its later one, which holds the lot, the plan and most options constant while the date changes. Our team has paired every Reserve home with two or more qualified sales; there are 12.

How to read your own pair

If your home is one of the 12, your pair already tells you how the market has priced your house. If it is not, the closest pair is the one that matches your street, lot size and purchase year: an owner who bought from CC Homes in 2019 compares with 5344 Chandler Way ($421,300 in June 2019 to $775,000 in March 2025, plus 84.0 percent) and 5362 Chandler Way ($417,500 in February 2019 to $650,000 in May 2023, plus 55.7 percent) before anything else.

The one exception and the one dip

The single home that resold below its first price is 5328 Chandler Way, the highest-priced builder sale in the Reserve: $1,056,600 in November 2016 and $1,050,000 in April 2021, minus 0.6 percent. One home dipped before it rose: 5358 Chandler Way sold for $512,100 in 2016, $475,000 in 2019 and $787,500 in 2021. And 5360 Allen Place was flat over one year, $444,000 in 2018 to $445,000 in 2019 (Collier County Property Appraiser, 2026 tax roll data files). The lesson for an owner: a home bought at the top of its plan and option range gains less in percentage terms than one bought at the bottom.

Why holding period matters

The biggest gains belong to homes bought from CC Homes from 2016 to 2019 and resold from 2023 to 2025, held about four to nearly seven years. The one pair held about a year, 5360 Allen Place from 2018 to 2019, was flat. The pairs do not tell us what changed after closing, a pool, a casita or a new roof, so for your own home we ask.

What the pairs cannot tell you about today

Every pair ends on or before 3 March 2025. They show what the Reserve has done, not where the next sale lands, which is why Steps 5 to 7 of our method test the pair against today’s substitutes and today’s listings.

How Does Lot Size Change What a Maple Ridge Reserve Home Is Worth?

Lot size changes a Maple Ridge Reserve home’s value because land is the main reason buyers choose the Reserve over the rest of Maple Ridge. Measured on the county parcel layer, the 51 lots run from 12,600 to 23,230 square feet (0.29 to 0.53 acre), with a median of 13,991 square feet, and 20 of 51 reach a third of an acre.

Where your lot sits, and what it means for price

A lot in the top quarter of the Reserve range (above about 15,370 square feet) gives a buyer room the median lot does not: a pool with a deep deck, a casita or a summer kitchen, with space left for lawn. A lot near the 12,600-square-foot floor is still more than 40 percent larger than a 65-foot core Maple Ridge Estate lot. Because none of the four largest lots has resold, there is no recorded premium for them; we estimate one from the plan, the substitutes and the MLS on the day we price, and we say plainly that it is an estimate.

Why lot size alone does not set the price

The record shows lot size working with plan and options, not alone. 5328 Chandler Way and 5344 Chandler Way share a street and sit inside the same lot range, yet one recorded $1,056,600 and $1,050,000 and the other $421,300 and $775,000 (Collier County Property Appraiser, 2026 tax roll data files). The difference is in the house, which is why Step 4 of our method matters as much as Step 3.

What a bigger lot asks of an owner

More land means more lawn to keep, and lawn care is the owner’s job in the Reserve. Pools, spas and screen enclosures need prior written approval, above-ground pools are not permitted, and architectural forms “may take 45 Days to process” (Maple Ridge HOA Application for Architectural Modification). A buyer pricing your lot for a future pool will ask for the survey; have it ready.

Which Maple Ridge Reserve Floor Plan Is Worth the Most?

The Maple Ridge Reserve plan worth the most is usually the one with the most built space and options on the best lot, not a plan name alone. CC Homes built three base plans, the Juniper (3,211 air-conditioned square feet), the Keswick (3,554) and the Lucerne (4,184), each with a 3-car garage, and options can push any of them past the next plan up.

The Juniper: one story, the widest buyer pool

The Juniper is the Reserve’s one-story plan, with 3 bedrooms, 2.5 baths and 3,211 air-conditioned square feet (CC Homes, Juniper model page, archived 2015). One-story living on a large lot is what many Ave Maria buyers ask for, so a Juniper competes for a wide pool of buyers even though it is the smallest base plan. CC Homes noted that “Additional options include second floor living space above garage,” and a Juniper with that space built is a different home to value.

The Keswick: four bedrooms in the middle

The Keswick has 4 bedrooms, 3.5 baths and 3,554 air-conditioned square feet, with an en suite bathroom for the fourth bedroom (CC Homes, Keswick model page, archived 2015). CC Homes’ page did not state the number of stories. Its value sits between the other two plans unless its options move it.

The Lucerne: five bedrooms and the most space

The Lucerne is the two-story plan, with 5 bedrooms, 4.5 baths and 4,184 air-conditioned square feet, including a ground-floor primary suite with a sitting area and a second ground-floor bedroom (CC Homes, Lucerne model page, archived 2015). It serves the largest households, and it carries the highest base price of the three.

Why the 3-car garage matters for value

Every Reserve base plan has a 3-car garage, which few homes in core Maple Ridge, Silverwood or Coquina offer. HOA rules keep boats, RVs, trailers and commercial vehicles inside an enclosed garage (Maple Ridge HOA Rules and Regulations), so garage space is usable space here, and we adjust a substitute that lacks it.

How we identify your plan when the county record does not

Which plan sits on which lot is not in any public record, and bedroom and bath counts by address are not in a primary source we found. We confirm the plan from the house, its permits and your closing documents, and we never use the county roll’s year built or building area as a stand-in.

Do Options and Upgrades Add Value to a Maple Ridge Reserve Home?

Options and upgrades add real value to a Maple Ridge Reserve home when they add living space or outdoor living a buyer can see and verify: a casita, a bonus room over the garage, a pool with an outdoor kitchen and cabana bath. CC Homes sold all of these at launch, so two Reserve homes on the same plan can differ widely.

The casita and the bonus room

CC Homes’ launch text offered “options to add a casita and bonus room over the garage” (CC Homes, About Maple Ridge Reserve, archived), and the same page markets the Reserve with “up to 7 bedrooms and 5,200 ac sq.ft.” Those figures describe plans with options added; the base plans top out at 5 bedrooms and 4,184 air-conditioned square feet. A Reserve home with a casita or bonus room competes with larger homes than its base plan suggests, and we price it that way.

The pool, outdoor kitchen and cabana bath

The launch text also offered “an outdoor oasis with pool, kitchen and cabana bath.” On a lot of about a third of an acre, a pool is close to expected at the Reserve’s price level, and its absence is something a buyer prices in. In-ground pools, spas and screen enclosures need the HOA’s prior written approval and above-ground pools are not permitted (Maple Ridge HOA Rules and Regulations).

Permits prove the options

A buyer’s agent and appraiser will look for a permit behind every pool, enclosure, addition and roof. Pull your permit history from Collier County before you list (the county’s pool permit form shows what a pool permit covers: Collier County pools permit application), and keep the HOA’s architectural approval letters with them. An option with paperwork is worth more than one without.

The roof and the 15-year rule

Original Reserve roofs date from 2016 to 2020, the years CC Homes closed the homes (Collier County Property Appraiser, 2026 tax roll data files). Florida lets an insurer require an inspection of a roof 15 years or older rather than refuse coverage on age alone (s. 627.7011, Florida Statutes), so the oldest original Reserve roofs reach 15 years in 2031. A roof with years left, and its permit, is a selling point a buyer’s insurer will ask about.

Wind mitigation features

Florida requires insurers to offer discounts for wind-resistant features (s. 627.0629, Florida Statutes), documented by a wind mitigation report. Which Reserve homes have impact-rated openings is not in a public record we found, so we do not assume them; a current report showing your roof attachment, roof-to-wall connections and opening protection gives a buyer a lower premium to price from.

Upgrades that rarely pay back in full

Highly personal finishes, interior changes that remove a bedroom, and work done without permits rarely return their cost at sale. Fresh paint, a serviced pool, a clean roof report and a wind mitigation report usually return more than they cost, because they remove a buyer’s doubts.

Does the Flood Zone Change What My Maple Ridge Reserve Home Is Worth?

The flood zone shapes what a buyer pays for a Maple Ridge Reserve home because every one of the 51 lots lies entirely inside FEMA’s Special Flood Hazard Area, so a buyer with a federally backed mortgage must carry flood insurance. The zone is the same story across the Reserve; the home’s own Elevation Certificate is what separates one house from another.

Data updated: October 2026 (FEMA National Flood Hazard Layer, queried 2 October 2026)

All 51 Reserve lots inside the Special Flood Hazard Area

We overlaid every Reserve lot polygon on the FEMA National Flood Hazard Layer on 2 October 2026. All 51 lots are 100 percent inside the Special Flood Hazard Area. Lot centers fall in Zone AH on 46 lots and Zone AE on 5 (5336 Chandler Way, 5343 Chandler Way, 5356 Allen Place, 5357 Allen Place and 5370 Chandler Way); 13 lots touch Zone AE along the north and northwest edge, and no lot has any Zone X area. Zone AH is the 1 percent annual chance of shallow flooding, usually ponding, with average depths of 1 to 3 feet (FEMA, Zone AH); Zone AE is the 1 percent annual chance zone with base flood elevations from detailed study (FEMA, Zone AE). Both are high-risk zones.

What a buyer’s lender will require

Federally backed mortgages on homes in the Special Flood Hazard Area require flood insurance (Collier County 2026 Flood Protection Newsletter), and Citizens requires flood coverage on its policies in the SFHA (Citizens Property Insurance Corporation). Every Reserve buyer who finances will see a flood premium, and every buyer compares it across homes. Collier County’s Community Rating System Class 5 gives eligible NFIP policies 25 percent off.

Your Elevation Certificate is a pricing tool

Because the whole Reserve shares the same high-risk designation, the zone itself does not separate your home from your neighbor’s. The floor elevation does, and only an Elevation Certificate shows it; ground elevation on a map does not. A certificate in hand lets a buyer’s agent quote flood cover before the offer, which removes a reason to discount. If you do not have one, a licensed surveyor can prepare it, and we can tell you whether it is worth doing before you list.

The seller’s flood disclosure

Florida’s flood disclosure law requires a residential seller to give the buyer a written flood disclosure at or before the contract, covering flood insurance claims, federal flood assistance and known flood damage (s. 689.302, Florida Statutes). A complete, honest disclosure with the Elevation Certificate attached reads as a well-kept file, and buyers pay for that.

How to check one address yourself

Look up any Reserve address on the FEMA Flood Map Service Center or the Collier County flood map. FEMA’s Risk Rating 2.0 prices NFIP policies home by home, which is another reason the certificate matters.

How Does the District Assessment and Bond Payoff Affect a Maple Ridge Reserve Home’s Value?

The district assessment affects a Maple Ridge Reserve home’s value through a buyer’s yearly carrying cost, and here the Reserve has an edge: every lot pays the same Ave Maria Stewardship Community District bill, $2,066.67 on the FY 2025-26 bill and $2,208.89 adopted for FY 2026-27, with a bond payoff of $12,177.02, the lowest of the Maple Ridge sections we measured.

The district is an independent special district under Chapter 189, Florida Statutes, billed on the county tax bill; buyers often call it “the CDD”. The bill is identical on all 51 Reserve lots. The FY 2026-27 increase of $142.22 is all operations and reserve; the debt line is unchanged.

The two bond series and when they end

The $1,224.69 debt line is two scheduled payments: Series 2019 refunding bonds at $775.00 a year, with final maturity in May 2038, and the Series 2015 Maple Ridge bonds at $449.69 a year, with final maturity in May 2045 (AMSCD Series 2022A Limited Offering Memorandum; AMSCD roll). The schedule can change with prepayments.

Payoff of $12,177.02, and why it is not due at closing

The district’s roll shows a bond payoff balance of $12,177.02 per Reserve lot, good through 31 October 2026, and states that the bond balance “does not have to be paid off at closing” (AMSCD bond balance roll). The debt line simply stays on the tax bill for the next owner. A buyer who compares the Reserve with a section that carries a larger balance sees a smaller liability here, and we put that comparison in front of every buyer’s agent.

How the Reserve compares with Silverwood

Silverwood lots paid $2,460.43 to $2,531.25 to the district on the FY 2025-26 bill and carry payoff balances of $18,071.19 to $23,387.85, against $2,066.67 and $12,177.02 on every Reserve lot (AMSCD roll). For a buyer weighing a larger Silverwood at Maple Ridge home against a Reserve home, that difference is a point in the Reserve’s favor.

Are Maple Ridge Reserve Home Values Rising or Falling?

Maple Ridge Reserve values rose strongly from the builder years to the 2021 to 2025 resales, with 11 of 12 resale pairs higher and a median gain of plus 46.7 percent, but with no qualified sale since 3 March 2025 the record cannot say whether they are rising or falling today. That answer comes from current listings and the nearest substitutes.

What the builder years show

CC Homes’ Reserve closings recorded a $573,000 median on 14 sales in 2016, then $541,100, $485,050, $445,000 and $391,900 in the four years after (Collier County Property Appraiser, 2026 tax roll data files). That is a change in plan and option mix, with the biggest homes closing first, not a falling market.

What the resales show

Reserve resales recorded $445,000 and $475,000 in 2019; six sales from $553,000 to $1,050,000 in 2021; $720,000 in 2022; $650,000 to $925,900 in 2023; $675,000 in 2024; and $775,000 in March 2025 (Collier County Property Appraiser, 2026 tax roll data files). Each of those years holds too few sales for a yearly median, so we read them as a list.

What we can and cannot say about direction

The pairs say the homes that resold from 2021 to 2025 were worth far more than their builder prices. They do not tell us about the months since March 2025, and we will not publish a “Reserve trend” built on one or two sales. When we price your home we read direction from the MLS and from core Maple Ridge and The National on the day, and we show you the sales we used.

Is the Property Appraiser’s Just Value the Same as a Maple Ridge Reserve Home’s Market Value?

The Property Appraiser’s just value is not the same as a Maple Ridge Reserve home’s market value. Just value is the county’s mass-appraisal figure as of 1 January for tax purposes, and the assessed value on a homesteaded home is capped below it; neither reflects your home’s options, condition or what a buyer will pay this season.

Why the county’s figure lags

The county values every parcel in Collier at once, from data that does not include your casita, your pool’s condition or your roof’s age, and it values as of 1 January. In a section with no sale since March 2025, it has even less local evidence than usual (Collier County Property Appraiser, 2026 tax roll data files).

Homestead, the Save Our Homes cap, and the buyer’s reset

Forty-three of the 51 Reserve homes carry a homestead exemption on the 2026 preliminary roll (Collier County Property Appraiser, 2026 tax roll data files). Homesteaded assessments rise no more than 3 percent a year under Save Our Homes, and the cap does not transfer: a buyer’s assessment resets to just value the year after purchase (s. 193.155, Florida Statutes). Your tax bill is not the bill a buyer will pay, and a good buyer’s agent will estimate theirs.

Taking your benefit with you

If you are selling to buy another Florida homestead, portability can carry up to $500,000 of your Save Our Homes benefit to the new home if you apply in time (Florida Department of Revenue, portability, PT-112). Ask the Property Appraiser’s office for your own figure.

Should I Rent or Sell My Maple Ridge Reserve Home?

Whether to rent or sell a Maple Ridge Reserve home depends on the rent the home can earn under the HOA’s leasing rules against the fixed costs you keep paying, plus taxes on a later sale. The rules allow whole-home leases only, no more than two in any 12 months, each at least 30 days, with HOA approval, so short-term renting is out.

The leasing rules in the Maple Ridge documents

Leasing is of the entire home only, “No Residential Parcel may be subject to more than two (2) leases in any twelve (12) month period,” the minimum term is 30 days, subleasing is not allowed, and every lease needs HOA approval (Maple Ridge HOA Rules and Regulations; Application for Tenant Occupancy). Tenant pets “must not exceed 70Lbs,” that is, 70 pounds.

What you keep paying as a landlord

The $3,020.89 in fixed Master and district layers, the HOA assessment, property tax without the homestead benefit once the home is no longer your homestead, landlord insurance including flood, lawn care on about a third of an acre, pool service and repairs. We read rental comparables from the MLS on the day we prepare your rent-or-sell file; we do not print rents here.

The tax clock on a later sale

A seller who owned and lived in the home as a main home for two of the five years before the sale can generally exclude up to $250,000 of gain, or $500,000 for a married couple filing jointly (IRS Topic 701, Sale of Your Home). Renting for too long can cost that exclusion. Ask your tax adviser before you decide; this is information, not tax advice.

When selling usually wins, and when renting can make sense

Selling usually wins when you would lose the homestead benefit and the exclusion window, when the home needs a roof or pool work before a tenant moves in, or when you need the equity. Renting can make sense for a year or two when you expect to return, the home is in rental condition and the lease rules fit your plans. We will lay out both on one page.

What Does a Maple Ridge Reserve Seller Net After Fees and Closing Costs?

A Maple Ridge Reserve seller nets the sale price less commission as negotiated, documentary stamp tax of 70 cents per $100 on the deed, two estoppel certificates, prorations of taxes and the district line, and any mortgage payoff. In Collier County the buyer customarily pays the owner’s title policy, and the district bond balance does not have to be paid off at closing.

Documentary stamp tax on the deed

Florida charges documentary stamp tax on the deed at 70 cents per $100 of consideration (s. 201.02, Florida Statutes; Florida Department of Revenue, Documentary Stamp Tax), customarily a seller cost. On a sale at $775,000, the price of the newest Reserve resale, that is $5,425.00; at the $747,500 all-history resale median it is $5,232.50 (our arithmetic).

Two estoppels at every Reserve sale

The Master Association says “Every home in Ave Maria belongs to 2 Associations” and “For every sale of a home, Estoppels are required from each association” (Ave Maria Master Association, Realtor Information). The Maple Ridge HOA estoppel is $299, with $119 more for expedited service (Miami Management estoppel request form), within the caps of s. 720.30851, Florida Statutes; the Master estoppel is ordered separately through FirstService Residential, with its fee shown at checkout.

The disclosure step a Reserve seller owns

Before the buyer signs, the seller of a home in a mandatory homeowners association supplies the disclosure summary required by s. 720.401, Florida Statutes, which states the assessments; the contract must carry the statute’s cancellation clause in conspicuous type, and a buyer who does not receive the summary may cancel within 3 days of receiving it or before closing, whichever comes first. This is information, not legal advice; your closing agent or attorney confirms how it applies to your sale.

The HOA approval clock

The Maple Ridge HOA’s purchase application costs $150 per applicant over 18 plus $150 processing, and the HOA says to “Allow a minimum of 14-21 business days,” that is, 14 to 21 business days (Maple Ridge HOA Application for Purchase). Build that into your closing date.

Title, signs and the rest of the closing file

In Collier County the buyer customarily pays the owner’s title policy and chooses the closing agent; the contract controls. HOA rules allow no sign of any kind, including For Sale signs (Maple Ridge HOA Rules and Regulations), so a Reserve listing is marketed without a yard sign. Property tax and the district line are prorated to the closing date, and the $12,177.02 bond balance stays with the lot.

How Do Maple Ridge Reserve Values Compare With Core Maple Ridge, The National and Other Ave Maria Villages?

Maple Ridge Reserve values sit at the top of Maple Ridge: an all-history resale median of $747,500 on 14 sales, against a $550,000 core Maple Ridge resale median and a $665,000 single-family resale median at The National in their latest twelve-month windows. The windows differ, because the Reserve has no sale in the last twelve months, and each cell names its own.

Against a core Maple Ridge Estate home

A new Capistrano Estate home from CC Homes, listed from $545,990 in September 2026 on a 65-foot by 135-foot lot of 8,775 square feet (CC Homes, Maple Ridge), is the closest new-home substitute for a Reserve house. It comes new, with a builder warranty; a Reserve home comes with about 1.6 times the land at the median and a 3-car garage. Check the plan sheet for a core Estate home’s garage and size before comparing. Values across the core collections are on our Maple Ridge home valuation page.

Against single-family homes at The National

The National Golf and Country Club recorded a $665,000 single-family resale median on 14 sales in the twelve months to 17 August 2026 (Collier County Property Appraiser, 2026 tax roll data files), the nearest price band to the Reserve in town. A buyer there pays for golf and a 16,922-square-foot clubhouse; a Reserve buyer pays for land and a lower district debt line.

Against Silverwood and Coquina

Silverwood at Maple Ridge and Coquina at Maple Ridge share the Reserve’s HOA and club but sell at about half the Reserve’s price on far smaller homesites. They are not substitutes for a Reserve home, but they are what an automated estimate borrows when it has no Reserve sale, which is why those estimates run low.

What the comparison means for your price

A Reserve home is priced against core Estate homes and The National, adjusted for lot, garage and options, and never against a ZIP-wide or village-wide average. The comparison table is where we start that adjustment for your address.

Want a Free In-Person CMA for Your Maple Ridge Reserve Home?

A free in-person comparative market analysis for your Maple Ridge Reserve home starts with a walk-through, because the options built inside a Reserve home move its value more than anything in the public record. Book it through the valuation form or our contact form, or reach Jesse direct at (239) 898-6072.

What the walk-through covers

The plan and every option built, the pool and outdoor living area, the roof, the windows and doors, the systems and their ages, the condition room by room, the lot and its view, and anything that needs fixing before a buyer sees it.

What the written file includes

  • The recorded Reserve sales and resale pairs that best match your home, with dates.
  • Your lot’s measured size and where it sits in the Reserve range.
  • The substitutes in core Maple Ridge and The National, adjusted for lot, garage and options.
  • The MLS listings, pending sales and recent closings we read on the day.
  • A recommended list price, a test window, and a net sheet.
  • Your district bill and payoff, your flood map reading and the documents a buyer will ask for.

How long it takes

The walk-through takes about an hour. The written file usually follows within a day or two, prepared personally by McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008.

Frequently Asked Questions, Maple Ridge Reserve Home Value Edition

These are the questions Maple Ridge Reserve owners ask most about value, answered from the Collier County Property Appraiser 2026 tax roll data files, CC Homes’ own plan pages, the Ave Maria Stewardship Community District’s documents, the FEMA flood map and Florida law. Each answer is short; the sections above carry the detail and the sources.

What is my Maple Ridge Reserve home worth in 2026?

It depends on your lot, plan, options and condition, and with no qualified Reserve sale since 3 March 2025 it has to be built for your address. The frame is 14 resales from $445,000 to $1,050,000 at a $747,500 all-history median (Collier County Property Appraiser, 2026 tax roll data files). Request a free valuation for your home.

What was the last Maple Ridge Reserve home sale?

The newest qualified sale is 5344 Chandler Way, $775,000, recorded 3 March 2025 (Official Records Book 6447, Page 1830). Before it, 5348 Chandler Way sold for $675,000 on 6 November 2024 (Collier County Property Appraiser, 2026 tax roll data files). See every recorded sale.

Why is there no recent median price for Maple Ridge Reserve?

Because the 12 months to August 2026 hold no qualified sale, and every window shorter than all history holds fewer than ten. We quote a median only for a window with at least ten sales, so for the Reserve we list the sales instead (all 59 sales).

How many Maple Ridge Reserve homes have sold?

Fifty-nine qualified sales since 3 June 2016: 45 CC Homes builder-direct closings and 14 resales, across 51 homes (Collier County Property Appraiser, 2026 tax roll data files). Twelve homes have resold at least once.

What is the highest price a Maple Ridge Reserve home has sold for?

5328 Chandler Way: $1,056,600 from CC Homes on 15 November 2016 and $1,050,000 on resale on 14 April 2021. 5345 Allen Place resold for $1,030,000 on 13 April 2021 (Collier County Property Appraiser, 2026 tax roll data files).

How much have Maple Ridge Reserve homes appreciated?

Of the 12 homes that have resold, 11 sold higher at their latest sale than at their first, at a median of plus 46.7 percent in nominal dollars; the biggest gain was 5344 Chandler Way, plus 84.0 percent from 2019 to 2025 (resale pairs).

Has any Maple Ridge Reserve home sold for less than it cost?

One: 5328 Chandler Way, bought from CC Homes for $1,056,600 in 2016 and resold for $1,050,000 in 2021, minus 0.6 percent. 5358 Chandler Way dipped from $512,100 in 2016 to $475,000 in 2019 before selling for $787,500 in 2021 (Collier County Property Appraiser, 2026 tax roll data files).

Why does my Zestimate differ from your valuation?

Automated estimates learn from recent nearby sales, and the Reserve has none in the last twelve months, so they borrow smaller Maple Ridge, Silverwood and Coquina homes. They also cannot see your options or lot (why estimates misread the Reserve).

Is my county just value my market value?

No. Just value is the county’s 1 January mass-appraisal figure for tax purposes, and it does not see your options, condition or this season’s buyers. A buyer’s assessment resets after purchase (s. 193.155, Florida Statutes).

Which Maple Ridge Reserve floor plan is worth the most?

The Lucerne has the most base space (5 bedrooms, 4,184 air-conditioned square feet), but options and lot can put a Juniper or Keswick above a Lucerne (CC Homes, Lucerne model page, archived 2015). We value the home as built.

Is a one-story Juniper harder to sell than a Lucerne?

Not usually. One-story living on a large lot draws a wide pool of Ave Maria buyers, and the Juniper’s 3,211 air-conditioned square feet and 3-car garage are large by Maple Ridge standards (CC Homes, Juniper model page, archived 2015).

Does a bigger lot add value in Maple Ridge Reserve?

Yes, as room for a pool, casita or outdoor kitchen and as privacy, but none of the four largest lots has resold, so there is no recorded premium to quote. Lot works with plan and options (lot size and value).

How big is my Maple Ridge Reserve lot?

Between 12,600 and 23,230 square feet; the median is 13,991 (0.32 acre). We measure your own lot on the Collier County GIS parcel layer as part of every valuation.

Does a casita or bonus room add value?

Yes, when it is permitted and finished as living space. CC Homes offered both at launch (CC Homes, About Maple Ridge Reserve, archived), so a Reserve home with one competes with larger homes than its base plan.

Does a pool add value to a Maple Ridge Reserve home?

On lots of about a third of an acre at the Reserve’s price level, buyers expect one, and a home without a pool is priced to allow for adding one. Pools need the HOA’s prior written approval (Maple Ridge HOA Rules and Regulations).

Does the flood zone lower my Maple Ridge Reserve home’s value?

Every Reserve lot is fully inside FEMA’s Special Flood Hazard Area, so the zone does not set one Reserve home apart from another; the flood premium a buyer is quoted does, and the Elevation Certificate drives it (FEMA National Flood Hazard Layer).

Is any Maple Ridge Reserve lot in Zone X?

No. On FEMA’s layer, queried 2 October 2026, no Reserve lot has any Zone X area; lot centers are in Zone AH on 46 lots and Zone AE on 5, on panel 12021C0255H (FEMA Flood Map Service Center).

Do I need an Elevation Certificate to sell?

It is not required to list, but it lets a buyer price flood insurance before the offer, which helps your price. A licensed surveyor prepares it (FEMA Flood Map Service Center).

Do I have to pay off the district bonds when I sell?

No. The district’s roll shows a payoff of $12,177.02 per Reserve lot, good through 31 October 2026, and says the bond balance “does not have to be paid off at closing” (AMSCD bond balance roll).

Does the district assessment lower my home’s value?

It is part of a buyer’s carrying cost, $2,208.89 adopted for FY 2026-27, but it is the same on every Reserve lot and lower than Silverwood’s, so it is a point in the Reserve’s favor (AMSCD FY 2026-2027 budget).

What is the Maple Ridge HOA fee a buyer will see?

No public document publishes the 2026 Maple Ridge HOA assessment. The estoppel certificate (s. 720.30851) and the s. 720.401 disclosure summary state it. The Master Association is $203 a quarter in 2026 (Master Association, Payment Options).

Is there a separate Maple Ridge Reserve association?

No. Reserve homes belong to Maple Ridge at Ave Maria Homeowners Association, Inc., Sunbiz document N13000002185, and to the Ave Maria Master Association; no Reserve association is registered (Sunbiz, document N13000002185).

Is Maple Ridge Reserve gated, and does that change value?

Whether the entrance is gated is not stated in the recorded documents we reviewed; ask us and we will confirm it on site, or ask the association’s onsite office. The Reserve has a single divided entrance from Ave Maria Boulevard into Chesterfield Drive, and its streets are owned by the Ave Maria Stewardship Community District (Collier County Property Appraiser, 2026 tax roll data files).

Can I put a For Sale sign in my yard?

No. The HOA rules allow no sign of any kind, including For Sale or For Rent signs (Maple Ridge HOA Rules and Regulations), so a Reserve home is marketed online, to agents and to our buyer list instead.

How long does HOA approval add to a Maple Ridge Reserve sale?

The HOA asks buyers to allow 14 to 21 business days for its purchase application, at $150 per adult plus $150 processing (Maple Ridge HOA Application for Purchase). Plan the closing date around it.

Who pays for title insurance on a Maple Ridge Reserve sale?

In Collier County the buyer customarily pays the owner’s title policy and chooses the closing agent, and the contract controls. The seller customarily pays documentary stamp tax on the deed, 70 cents per $100 (s. 201.02, Florida Statutes).

What will I net after closing costs?

The price less commission as negotiated, doc stamps ($5,425.00 at a $775,000 price), two estoppels, prorations and any mortgage payoff. Ask for a net sheet with your valuation.

Will a buyer’s taxes be based on my assessment?

No. Save Our Homes caps a homesteaded assessment, but the cap does not transfer; the buyer’s assessment resets to just value the year after the sale (s. 193.155, Florida Statutes).

Does an original 2016 to 2020 roof hurt my value?

Not yet for most homes, but insurers may require an inspection once a roof is 15 years old (s. 627.7011, Florida Statutes), and the oldest original Reserve roofs reach that age in 2031. A roof report and its permit help a buyer’s insurer.

Does a wind mitigation report help my sale?

Yes. It documents features that earn insurance discounts under s. 627.0629, Florida Statutes, which lowers a buyer’s carrying cost. Which Reserve homes have impact openings is not in a public record, so the report is the proof.

Is renting my Maple Ridge Reserve home better than selling?

It depends on rent against your carrying cost and taxes. Leases must be of the whole home, at least 30 days, no more than two in 12 months, with HOA approval (Maple Ridge HOA Rules and Regulations). See rent or sell.

Which sales do you use as comparables for a Reserve home?

Every Reserve resale with its date, your own builder price or pair, and the nearest substitutes in core Maple Ridge and The National, adjusted for lot and garage, plus the MLS on the day we price (our method).

Can you value my Maple Ridge Reserve home without visiting?

Yes, as a first range from the record and what you tell us about the plan and options. Because options move a Reserve value so much, the written file follows a walk-through (free in-person CMA).

Do you charge for a home valuation?

No. A Maple Ridge Reserve valuation from McGreevy and Comisar is free, confidential and carries no obligation to list. Start with the valuation form.

Is a valuation the same as an appraisal?

No. Our valuation is a market opinion for pricing a sale; a lender orders its own licensed appraisal. We hand the appraiser our file of Reserve sales and your home’s options, which helps when there is no recent sale next door.

Can you value my home for an estate, a divorce or insurance?

Yes. We give you the recorded-sales range and our written reasoning; a court or lender may still require a licensed appraisal. Reach Jesse direct at (239) 898-6072.

Should I wait for another Reserve home to sell before I list?

Waiting for a comparable can mean waiting a long time: the Reserve recorded one resale in 2024 and one in 2025 (Collier County Property Appraiser, 2026 tax roll data files). Few homes here come up for sale, so the next owner who sells sets the comparable.

What should I do first if I am thinking of selling?

Request a free valuation, gather your Elevation Certificate, wind mitigation report, roof and pool permits and HOA approvals, then read our guide to selling a home in Maple Ridge Reserve.

How fast can I get a value for my Reserve home?

A first range usually within a day of your request, and a written file within a day or two of a walk-through.

Will you tell me if now is the wrong time to sell?

Yes. If the numbers say wait, or say renting under the HOA’s lease rules suits you better, we will say so and show you why.

Do I have to list with you after a valuation?

No. The valuation is yours either way.

Can you value my home if I live out of state?

Yes. Many Reserve conversations start by phone or email, and we can walk the home with your property manager or a neighbor you trust.

How do you market a Reserve home without a yard sign?

The HOA allows no For Sale signs, so we market through the MLS, professional photography and video, direct outreach to the agents who show The National and core Maple Ridge, and our own buyer list. Our Reserve selling guide covers the plan in full.
