By Jesse McGreevy and Marc Comisar, McGreevy and Comisar, Domain Realty Group. Updated October 2026. Read our profiles: Jesse McGreevy and Marc Comisar. Prices from the Collier County Property Appraiser, 2026 tax roll data files (extract dated 29 August 2026); newest qualified Maple Ridge Reserve sale 3 March 2025.

McGreevy and Comisar are the Southwest Florida listing team Maple Ridge Reserve owners call before they list, and this is our seller’s guide to Maple Ridge Reserve, the 51-home enclave of CC Homes estate houses on lots of about a third of an acre inside Maple Ridge at Ave Maria, in the town of Ave Maria, Florida. It covers how to price a Reserve home when no qualified sale has recorded since March 2025, what your lot and plan are worth to a buyer, and the flood, district and association file a Reserve buyer will ask for.

The Reserve is the rarest product in Maple Ridge. Every one of its 51 homes sits on Chandler Way, Chesterfield Drive or Allen Place, every one was built by CC Homes from 2016 to 2020 with a 3-car garage, and every one now changes hands only as a resale. The Collier County record shows 59 qualified sales in all history: 45 builder-direct sales at a $498,100 median and 14 resales at a $747,500 median, from $445,000 to $1,050,000. In the 12 months to August 2026 it shows none. The newest qualified sale is 5344 Chandler Way, $775,000, on 3 March 2025 (Collier County Property Appraiser, 2026 tax roll data files).

That gap is the whole pricing problem, and it is why a Reserve home should not be priced from a ZIP-wide average or an automated estimate. We price it from every Reserve sale with its date, from your own home’s purchase history, from the size and position of your lot, from the plan and options actually built, and from the nearest substitutes in core Maple Ridge and The National. If you want your number now, request a free valuation of your Maple Ridge Reserve home or call Jesse direct at (239) 898-6072. How Do I Sell My Maple Ridge Reserve Home in 2026?

To sell a Maple Ridge Reserve home in 2026, price it from every recorded Reserve sale and your own home’s price history rather than from a recent median that does not exist, show buyers the lot, plan and options that no new Maple Ridge home offers, and gather both estoppels, the disclosure summary, your Elevation Certificate and the district payoff letter before the first showing.

Maple Ridge Reserve is not a condominium and has no association of its own. Every home is a detached single-family house on a platted lot of “Maple Ridge Reserve at Ave Maria, Phase 1” (Plat Book 59, Pages 51 to 53), governed by the Maple Ridge at Ave Maria Homeowners Association and the town-wide Ave Maria Master Association (Ave Maria Master Association, Associations; Sunbiz, Maple Ridge at Ave Maria HOA, N13000002185). The plat covers about 29.8 acres and 58 parcels on the county roll: 51 home lots and 7 tracts of lakes, open space and street (Collier County Property Appraiser, 2026 tax roll data files).

The seven things that decide a Maple Ridge Reserve sale

  • The thin record. No qualified Reserve sale in the 12 months to August 2026, so your price rests on all 59 recorded sales, listed with dates, and on substitutes, not on a recent median (Collier County Property Appraiser, 2026 tax roll data files).
  • Your own price history. Twelve Reserve homes have resold, and 11 of the 12 recorded more at their latest sale than at their first, at a median change of plus 46.7 percent, nominal.
  • Your lot. Reserve lots run 0.29 to 0.53 acre, median 0.32, and 20 of the 51 are a full third of an acre or more (Collier County parcel layer).
  • Your plan and options. CC Homes built the Juniper, Keswick and Lucerne here, 3,211 to 4,184 square feet under air, each with a 3-car garage, with casita, bonus room, pool, outdoor kitchen and cabana bath options (CC Homes launch text, archived).
  • Your flood file. All 51 Reserve lots sit inside FEMA’s Special Flood Hazard Area, so a buyer with a federally backed mortgage must carry flood insurance (FEMA National Flood Hazard Layer).
  • The district line. $2,066.67 a year per lot on the FY 2025-26 bill, $2,208.89 adopted for FY 2026-27, and a bond payoff of $12,177.02 that does not have to be paid at closing (AMSCD bond balance roll).
  • The association paperwork. Two estoppels, a purchase approval that takes 14 to 21 business days, the s. 720.401 disclosure summary before the buyer signs, and no For Sale sign on the lawn.

Key Takeaways

These are the ten facts a Maple Ridge Reserve seller should know in October 2026, each drawn from the Collier County recorded sales file, the Ave Maria Stewardship Community District’s own roll and budget, CC Homes’ published plan pages, FEMA or Florida law.

  • No qualified sale in the 12 months to August 2026. The newest is 5344 Chandler Way, $775,000, recorded 3 March 2025; before it, 5348 Chandler Way, $675,000, on 6 November 2024.
  • All history is the first window with 10 or more sales: 59 qualified sales, 45 builder-direct at a $498,100 median and 14 resales at a $747,500 median, from $445,000 to $1,050,000.
  • Twelve resales since 2021, from $553,000 to $1,050,000, are listed on this page with date, street address and price.
  • Twelve resale pairs: median change plus 46.7 percent, nominal, and 11 of 12 homes higher; the one exception is 5328 Chandler Way, $1,056,600 in 2016 to $1,050,000 in 2021.
  • Lots of about a third of an acre on average (0.29 to 0.53 acre, median 0.32), against 0.14 to 0.20 acre in core Maple Ridge.
  • Three CC Homes plans, all with 3-car garages: Juniper, Keswick and Lucerne, 3,211 to 4,184 square feet under air.
  • Every lot is inside FEMA’s Special Flood Hazard Area: 46 lot centers in Zone AH and 5 in Zone AE, panel 12021C0255H, effective 16 May 2012.
  • The lowest district bill and payoff of the Maple Ridge sections we measured: $2,066.67 a year and a $12,177.02 payoff good through 31 October 2026, not required at closing.
  • Two associations, two estoppels. The Maple Ridge HOA estoppel costs $299, plus $119 to expedite; the Master Association charges $203 a quarter and issues its own.
  • Title in Collier County. The buyer customarily pays the owner’s title policy and chooses the closing agent; the contract controls.

We price a home with no recent comparable sale

A Reserve home has no neighbor that sold last month. We tracked every one of the 59 qualified Maple Ridge Reserve sales in the county record since June 2016, separated CC Homes’ 45 builder-direct sales from the 14 owner resales, and paired the 12 homes that have resold with their earlier purchase. That file, plus your lot size, your plan and the options you actually built, is what we price your home from (Collier County Property Appraiser, 2026 tax roll data files).

We sell the land and the garage, not only the house

The median Reserve lot is 13,991 square feet, about 1.6 times a 65-foot core Maple Ridge Estate lot of 8,775 square feet, and every Reserve plan has a 3-car garage (Collier County parcel layer; CC Homes, Maple Ridge). A buyer comparing your home with a new CC Homes house nearby needs both facts in writing, measured for your lot, and we put them in the listing.

We build the flood, district and association file before the first showing

A Reserve buyer’s lender, insurer and closing agent will ask for the flood zone and Elevation Certificate, the Maple Ridge and Master Association estoppels, the association’s purchase approval, the s. 720.401 disclosure summary and the district bond balance on your lot. Our team has read each of those documents for the Reserve, and we order and review yours with you before you list, so the contract does not stall in its first two weeks.

What Is the Maple Ridge Reserve Market Doing for Sellers Right Now?

The Maple Ridge Reserve resale market is quiet, not falling: the county recorded no qualified Reserve sale in the 12 months to August 2026, after 12 resales from March 2021 to March 2025 that ran from $553,000 to $1,050,000. With 51 homes and few owners leaving, the next listing will be priced from the full sale history and from substitutes, because there is no recent median to lean on.

Data updated: October 2026 (Collier County Property Appraiser, 2026 tax roll data files, extract dated 29 August 2026; recorded Collier sales indexed through 24 August 2026)

Why this page shows no recent median

Our rule for a thin market is to widen the window until it holds at least 10 closings, and to list the sales themselves below that, because a median of two or three sales is not a market. For Maple Ridge Reserve the first window with 10 or more qualified sales is all recorded history, so the only medians on this page are all-history figures, and every resale since 2021 is listed by date, address and price. Deeds recorded on Reserve homes since March 2025 were $0 or nominal transfers, not sales, and eight other priced deeds over the years were not qualified by the county and are excluded (Collier County Property Appraiser, 2026 tax roll data files).

Builder-direct sales by year

CC Homes sold all 51 Reserve homes directly from June 2016 to March 2020, and the bond documents record all 51 “closed to third party purchasers” by 31 December 2021 (AMSCD Series 2022A offering memorandum). Five builder deeds were not DOR-qualified and one home has no priced builder deed on the roll, which is why the qualified builder count is 45 rather than 51.

What the county record cannot tell you

The recorded deed carries the price, the date and the parties. It does not carry a list price, days on market, seller concessions or the listing office, and the county’s square footage is not living area. The Southwest Florida MLS adds the listing side, set out below, and we read it again on the day we prepare your valuation.

What the MLS shows for the Reserve, 12 months to 16 October 2026

No Reserve home closed through the Southwest Florida MLS in the 12 months to 16 October 2026, builder or resale, so there is no MLS days-on-market figure or sale-to-list ratio for a Reserve seller to lean on. One Reserve home was listed for sale on 16 October 2026, and it is the listing a buyer will set yours against.

Source: Southwest Florida MLS (Matrix), active listings and closed sales in the 12 months to 16 October 2026, pulled 16 October 2026. We count the Reserve by its three street addresses, Chesterfield Drive, Chandler Way and Allen Place, rather than by the MLS subdivision name, because the MLS also applies the Reserve name to addresses outside the Reserve. The listing gives 4,672 square feet of living area. On the county record, 5345 Allen Place last sold for $1,030,000 on 13 April 2021, so the asking price sits $30,000 below that recorded resale (our arithmetic). An asking price is not a sale, and we do not treat it as a comparable until it closes.

Every Maple Ridge Reserve Resale Since 2021, With What Each Home Paid Before

Maple Ridge Reserve recorded 12 resales from 25 March 2021 to 3 March 2025, 12 sales of 11 homes because 5344 Allen Place sold in 2021 and again in 2022, at prices from $553,000 to $1,050,000. Each is listed below with the home’s earlier qualified sale, so a seller can see what a Reserve buyer has actually paid and what the previous owner paid.

The newest sale in detail: 5344 Chandler Way

5344 Chandler Way is Lot 45, a 13,990-square-foot lot (0.32 acre, almost exactly the Reserve median) on the Reserve’s longest street. CC Homes sold it on 5 June 2019 for $421,300, one of the lowest builder prices in the Reserve. The owner resold it on 3 March 2025 for $775,000, a nominal gain of $353,700, or 84.0 percent, the largest percentage gain of any Reserve resale pair (Collier County Property Appraiser, 2026 tax roll data files; Collier County parcel layer). That sale is the most recent proof of what a Reserve buyer will pay for a median lot, and it is the first comparison an appraiser will reach for. Its lot sits in FEMA Zone AH at the parcel center, like 45 other Reserve lots (FEMA National Flood Hazard Layer).

The top of the range: 5328 Chandler Way and 5345 Allen Place

The two highest Reserve resales both closed in April 2021: 5345 Allen Place at $1,030,000 and 5328 Chandler Way at $1,050,000. 5328 Chandler Way was also the highest builder sale in the Reserve, $1,056,600 in November 2016, which tells a seller that the top of this market is set by what was built on the lot, not only by the lot (Collier County Property Appraiser, 2026 tax roll data files). If your home carries a casita, a bonus room or a full pool package, those two sales are the ones we test it against.

The middle of the range in 2023 and 2024

Four resales from February 2023 to November 2024 ran $650,000 to $925,900: 5320 Chandler Way at $925,900, 5362 Chandler Way at $650,000, 5310 Chesterfield Drive at $789,900 and 5348 Chandler Way at $675,000. Spread that wide across 21 months, they show how much plan, options and condition move a Reserve price, which is exactly why one average would mislead you.

How Much Have Maple Ridge Reserve Homes Gained? The 12 Resale Pairs

Twelve Maple Ridge Reserve homes have resold at least once, and 11 of the 12 recorded more at their latest sale than at their first, at a median change of plus 46.7 percent. The figures are nominal, not adjusted for inflation, improvements or plan, but they are the best evidence a Reserve seller has of what the market has paid over an owner’s holding period.

What the pairs say

Across the 12 homes, the median first-to-latest change is plus 46.7 percent. With an even number of pairs, that is the average of the two middle changes, plus 41.8 percent and plus 51.6 percent. The two largest gains are 5344 Chandler Way, up 84.0 percent from 2019 to 2025, and 5320 Chandler Way, up 62.1 percent from 2017 to 2023. Every owner who held five years or more recorded a gain, from 41.8 to 84.0 percent.

The one exception and the one dip

5328 Chandler Way is the only Reserve home that resold below its first price: $1,056,600 from CC Homes in November 2016 and $1,050,000 in April 2021, minus 0.6 percent. It was the highest builder sale in the Reserve, so the lesson is about the ceiling, not the trend: the highest-priced builder home had the least room to gain. 5358 Chandler Way stepped down once, from $512,100 in 2016 to $475,000 in 2019, before reselling for $787,500 in 2021. 5360 Allen Place was flat over one year, $444,000 in 2018 and $445,000 in 2019.

What the pairs mean for your price

If your home has recorded only its builder sale, your purchase price is a floor of evidence, not a ceiling: eight of the twelve homes were bought from CC Homes for $417,500 to $571,200 and recorded $555,000 to $925,900 at their latest resale, all since 2021. If your home is already a resale, its last price is the most specific comparison any appraiser will have. Either way, we set your home against the pair that most closely matches its lot, plan and purchase year, and we show you the full table before we recommend a list price.

How Do We Price a Maple Ridge Reserve Home With No Recent Sale?

We price a Maple Ridge Reserve home in seven steps: every Reserve resale with its date, your home’s own sale history, your lot’s size and position, your plan and the options actually built, the nearest substitutes in core Maple Ridge and The National, the current listings we read at valuation time, and a list-price test window. No single step is a median, and none of them is an automated estimate.

Step 1: every Reserve resale, with its date

We start from the 14 qualified Reserve resales, 12 of them since 2021, and read each against its date, its lot and its earlier price. A 2021 resale and a 2025 resale are not the same evidence, and we weigh the newest most. The two most recent, $675,000 in November 2024 and $775,000 in March 2025, both sit on Chandler Way lots of about 0.32 acre (Collier County Property Appraiser, 2026 tax roll data files).

Step 2: your home’s own price history

If CC Homes sold your home directly, its builder price and date place it in the builder record of 45 qualified sales from $388,300 to $1,056,600. If it has resold, it is one of the 12 resale pairs, and the change since its first sale is the most home-specific evidence we have.

Step 3: your lot’s size and position

Reserve lots run from 12,600 to 23,230 square feet, a spread of more than 10,000 square feet inside 51 homes. We measure yours from the county parcel layer and place it in that range, then look at what the lot backs onto and where it sits on its street (Collier County parcel layer).

Step 4: your plan and the options you built

CC Homes’ base plans run from the 3,211-square-foot Juniper to the 4,184-square-foot Lucerne, and the launch text described homes “with up to 7 bedrooms and 5,200 ac sq.ft.” once options were added (CC Homes launch text, archived). Which plan sits on which lot is not public, so we confirm yours from your closing papers or plan sheet, and we document every option and its permit.

Step 5: the nearest substitutes in town

A Reserve buyer will also look at CC Homes’ new Capistrano Estate homes in core Maple Ridge, listed from $545,990 in September 2026 on 65-foot lots of 8,775 square feet, and at single-family resales in The National, which recorded a $665,000 median on 14 sales in the 12 months to 17 August 2026 (CC Homes, Maple Ridge; Collier County Property Appraiser, 2026 tax roll data files). We adjust those substitutes for lot size and garage, because neither offers a third of an acre with a 3-car garage as standard.

Step 6: current listings, read at valuation time

When we prepare your valuation we read the current Southwest Florida MLS listings in the Reserve, core Maple Ridge and The National, including asking prices and time on market. Those figures change weekly, so we give them to you in the valuation itself rather than print them here.

Step 7: a list-price test window

With no recent Reserve sale, the first weeks on the market are the test. We agree a price, a review date and the showing and offer signals that would justify holding or adjusting, so the decision is made from buyer response rather than from guesswork.

Why an automated estimate misreads the Reserve

An automated estimate prices from nearby recent sales and county data. In the Reserve, the nearby recent sales are mostly smaller homes in core Maple Ridge, Silverwood and Coquina, the county square footage is not living area, and there has been no Reserve sale since March 2025. The estimate cannot see your lot size against your neighbors’, your plan, or your casita or pool, so it tends to pull a Reserve home toward the town average. Our Maple Ridge Reserve home valuation guide explains the full method.

How Do Lot Size and Position Change a Maple Ridge Reserve Home’s Value?

Lot size is the one thing a Maple Ridge Reserve seller has that no new Maple Ridge home can match. Reserve lots run 0.29 to 0.53 acre, median 0.32, and 20 of the 51 are a full third of an acre or more, against 0.14 to 0.20 acre in core Maple Ridge. Where your lot falls in that range, and what it backs onto, moves your price.

The four largest Reserve lots

The four largest lots in Maple Ridge Reserve are Lot 25 at 5335 Chesterfield Drive (0.53 acre), Lot 30 at 5313 Chesterfield Drive (0.46 acre), Lot 10 at 5346 Chesterfield Drive (0.42 acre) and Lot 31 at 5319 Chandler Way (0.40 acre). Three of the four are on Chesterfield Drive, the entrance street. If you own one of them, your lot is the comparison point no other Ave Maria single-family neighborhood we have measured can match, and we price that land separately from the house (Collier County parcel layer).

All three streets share ZIP 34142, and all are owned by the Ave Maria Stewardship Community District as the plat’s street tract (Collier County Property Appraiser, 2026 tax roll data files). A listing labeled “Maple Ridge Reserve” on any other street is not in the platted Reserve, and we say so when a buyer brings one to us as a comparison.

What CC Homes said, and what we measured

CC Homes launched the Reserve as “estate homes built on expansive 1/3+ acre lots” (CC Homes launch text, archived). Measured lot by lot, that is true of 20 of the 51 lots and close for the rest: the Reserve’s lots average about a third of an acre. We list your lot at its measured size, because an appraiser and a buyer’s agent will measure it too.

What a buyer pays for land here

A median Reserve lot of 13,991 square feet is about 1.6 times a 65-foot core Maple Ridge Estate lot of 8,775 square feet, and Silverwood homesites are about 38 by 100 feet (CC Homes, Maple Ridge). The extra land is room for a pool and cage, a casita, a wider side yard and space between houses. It is also more lawn to mow and irrigate, which is the owner’s job here, and a careful buyer will price that in too. We show buyers both sides in writing.

Which Plan Do You Own: Juniper, Keswick or Lucerne?

Maple Ridge Reserve homes were built by CC Homes from three published plans, the Juniper, Keswick and Lucerne, each with a 3-car garage, from 3,211 to 4,184 square feet under air before options. Knowing which plan you own, and which options were built, is the first thing a Reserve buyer and appraiser will ask, because the county record does not say.

Prices are CC Homes’ 2015 base prices, before options and lot premiums, and are history, not value. CC Homes’ 2015 site listed the collection “from the $350,000’s” in May 2015 and “from the $380,000’s” in July and August 2015.

The options CC Homes offered

CC Homes’ launch text said that “In the Juniper, Keswick and Lucerne models, options to add a casita and bonus room over the garage, or to create an outdoor oasis with pool, kitchen and cabana bath, give extra flexibility to buyers,” and described “volume 10-12’ ceilings” (CC Homes launch text, archived). Those options are why two Reserve homes on similar lots can record prices hundreds of thousands of dollars apart. The base plans top out at 5 bedrooms; “up to 7 bedrooms” in the launch text means option packages, so we document exactly what your home has.

Why the county square footage is not your living area

The county roll’s building area is an assessment measure, not square feet under air, so we never list a Reserve home from it. We use your plan sheet, your closing papers or a measurement, and we tell the buyer which one.

What to gather about your plan and options

  • The plan name and elevation from your purchase contract or closing papers.
  • The options CC Homes built: casita, bonus room over the garage, pool, outdoor kitchen, cabana bath, extended lanai.
  • Permits for anything added since closing, especially a pool, screen enclosure, generator, roof or window work, with the county permit behind each one (a pool, for example, is permitted on Collier County’s pool permit application) and the association’s architectural approval.
  • The roof installation date, because Florida’s roof-age rule lets insurers require an inspection at 15 years (s. 627.7011, Florida Statutes).

How Does a Maple Ridge Reserve Home Compare With What a Buyer Could Buy Instead?

A Maple Ridge Reserve buyer is usually also looking at CC Homes’ new core Maple Ridge homes and at The National’s single-family resales, and sometimes at Silverwood or Coquina for a lower price. The Reserve wins on lot size, garage and the lowest district bill of the Maple Ridge sections we measured; it competes on price against a new home with a warranty.

The windows differ by row, and each cell names its own: the Reserve’s price cell covers all recorded history because it has recorded no qualified sale since 3 March 2025. District figures also differ in basis: the Reserve and Silverwood rows show the full FY 2025-26 bill, the other rows the 2022 debt schedule only.

Against a new core Maple Ridge Estate home

The Capistrano Estate collection is the closest new-home substitute: CC Homes lists it from $545,990 on 65-foot lots of 8,775 square feet (CC Homes, Maple Ridge). Core Maple Ridge resales recorded a $550,000 median on 27 sales from 1 September 2025 to 17 August 2026, all three core collections combined. A Reserve seller’s case against that new home is the lot, the 3-car garage and a finished home with landscaping in place; the buyer’s case for the new home is a builder warranty and new systems. For the village-wide picture, see our guide to selling a home in Maple Ridge.

Against The National’s single-family homes

The National’s single-family resales recorded a $665,000 median on 14 sales in the 12 months to 17 August 2026, the nearest price band to the Reserve in Ave Maria, with an 18-hole course and a 16,922-square-foot clubhouse built in (Lennar, The National). A buyer choosing between them is choosing golf against a third of an acre and a lower district debt line. Our guide to The National Golf and Country Club covers that side.

Against Silverwood and Coquina

Silverwood at Maple Ridge sits on land the bond documents first planned for a second Reserve phase, replaced by Silverwood Phase 1A, and Coquina at Maple Ridge was built in the same years as the Reserve (AMSCD Series 2022A offering memorandum). Both record resale medians about half the Reserve’s all-history resale median, so a buyer who tours them is usually a move-up buyer deciding whether the Reserve’s extra land and size are worth it. We show that buyer the difference per square foot of lot.

Is Now a Good Time to Sell a Maple Ridge Reserve Home?

A good time to sell a Maple Ridge Reserve home is when you are ready and your file is complete, because supply, not season, is the Reserve’s main lever. With no qualified Reserve sale since March 2025, no new Reserve homes to compete with and one Reserve home listed on the Southwest Florida MLS on 16 October 2026, 5345 Allen Place at $1,000,000, a well-prepared listing faces little direct competition, and whichever Reserve home sells next sets the next comparison for everyone else.

Scarcity works for the next seller

The Reserve has 51 homes and no builder inventory: CC Homes closed out the collection by 2020 and the plat holds no vacant home lots (Collier County Property Appraiser, 2026 tax roll data files). 43 of the 51 homes carry a homestead exemption on the 2026 preliminary roll, a sign of owner-occupants who move rarely. A buyer who wants a third of an acre and a 3-car garage in Maple Ridge has to wait for a Reserve owner to sell.

When Reserve resales have recorded

Of the 12 Reserve resales since 2021, nine recorded from February to July and three from August to November (Collier County Property Appraiser, 2026 tax roll data files). That is too few sales to call a season, so we time your listing to your plans and to when your paperwork, photos and flood file are ready.

Clocks that run against waiting

Three things get harder with time. Original Reserve roofs date from 2016 to 2020, so the oldest reach 15 years in 2031, when an insurer may require a roof inspection under s. 627.7011 (s. 627.7011, Florida Statutes). The district bill rises $142.22 a lot in FY 2026-27 (AMSCD FY 2026-27 budget). And CC Homes keeps selling new core Maple Ridge homes to the same buyers every month.

What Will a Maple Ridge Reserve Buyer Ask About Flood Zones, Storms and Insurance?

A Maple Ridge Reserve buyer will ask about flood first, because all 51 Reserve lots lie entirely inside FEMA’s Special Flood Hazard Area, 46 with their center in Zone AH and 5 in Zone AE, on FIRM panel 12021C0255H, effective 16 May 2012. A buyer with a federally backed mortgage must carry flood insurance, so your Elevation Certificate and flood history are selling documents, not afterthoughts.

Every lot is inside the Special Flood Hazard Area

We overlaid all 51 Reserve lot polygons on FEMA’s flood layer: every lot is 100 percent inside the Special Flood Hazard Area, no lot has any Zone X, and 13 lots along the north and northwest edge touch Zone AE. The five lots with an AE center are 5336 Chandler Way, 5343 Chandler Way, 5356 Allen Place, 5357 Allen Place and 5370 Chandler Way. Zone AH is FEMA’s 1 percent annual chance shallow flooding zone, usually ponding, with average depths of 1 to 3 feet; Zone AE is the 1 percent annual chance zone with base flood elevations from a detailed study (FEMA, Zone AH; FEMA, Zone AE).

Flood insurance is required with a federally backed mortgage

Collier County’s 2026 Flood Protection Newsletter states that federally backed mortgages on homes in the Special Flood Hazard Area require flood insurance (Collier County, 2026 Flood Protection Newsletter). Citizens Property Insurance also requires flood coverage on its policies in the Special Flood Hazard Area (Citizens, flood coverage rules). Collier County is a Class 5 community in FEMA’s Community Rating System, so eligible National Flood Insurance Program policies receive 25 percent off. We get a buyer’s flood quote early in the contract, because a late quote is one of the ways a financed Reserve sale can fail.

Your Elevation Certificate is a selling tool

Only an Elevation Certificate shows where your home’s floor sits against the base flood elevation, and base flood elevation lines near the Reserve run 21.5 to 22.5 feet NAVD88 on FEMA’s map. If you have a certificate from construction or from your own flood policy, we put it in the listing file; if you do not, we can arrange a surveyor before you list. A buyer’s insurer rates the house from it, and FEMA’s current rating method uses property-specific factors (FEMA, Risk Rating 2.0).

Florida’s flood disclosure

Section 689.302 of the Florida Statutes requires a seller of residential property to give the buyer a written flood disclosure at or before the contract, covering flood insurance claims, federal flood assistance and whether the seller knows the home has flooded (s. 689.302, Florida Statutes). We complete it with you from your own records before the first showing.

Storms and wind

The National Weather Service’s Irma report lists an Ave Maria station with 66 mph sustained winds and an 89 mph gust on 10 September 2017, when 21 Reserve homes had already been deeded to buyers; all 51 were complete before Ian in 2022 (NWS Miami, Hurricane Irma). The Reserve sits about 24 miles inland and in Collier County Hurricane Evacuation Zone F, the outermost lettered zone, which is not a FEMA flood zone (Collier County evacuation zones layer). The area’s design wind speed is about 150 to 160 mph under ASCE 7-22 and it is inside the wind-borne debris region, so a buyer will ask about window and door protection; we answer from your permits and a wind mitigation report, not from assumptions.

Wind mitigation and roof age

A current wind mitigation inspection can earn premium credits under s. 627.0629, and it answers the window, roof-deck and roof-to-wall questions a buyer’s insurer will ask (s. 627.0629, Florida Statutes). Reserve roofs are original from 2016 to 2020 unless replaced, so we put the roof date in the listing and the oldest roofs are years from the 15-year inspection line in s. 627.7011.

What Should a Maple Ridge Reserve Seller Know About the District Assessment and Bond Payoff?

Every Maple Ridge Reserve lot pays the same Ave Maria Stewardship Community District assessment on its county tax bill: $2,066.67 on the FY 2025-26 bill and $2,208.89 adopted for FY 2026-27. The bond payoff is $12,177.02 per lot, good through 31 October 2026, and the district says it does not have to be paid off at closing, which keeps it out of most Reserve net sheets.

What the district is

The Ave Maria Stewardship Community District is an independent special district under Chapter 189 of the Florida Statutes, created by Chapter 2004-461, Laws of Florida, and it bills on the county tax bill; buyers often call it “the CDD.” Its debt line on a Reserve lot is the scheduled sum of two bond series: Series 2019 refunding bonds at $775.00 a year to May 2038, and Series 2015 Maple Ridge bonds at $449.69 a year to May 2045 (AMSCD final budget FY 2026-27). The FY 2026-27 increase of $142.22 is all operations and reserve.

Why the payoff does not have to be paid at closing

The district’s roll lists a bond balance of $12,177.02 on every Reserve lot, good through 31 October 2026, and says the balance “does not have to be paid off at closing” (AMSCD bond balance roll). In practice the debt line passes to the buyer on the tax bill, and only the current year’s assessment is prorated at closing. A seller can still pay it off by choice; we show you the net either way.

The lowest district line in Maple Ridge, measured

Among the Maple Ridge sections we measured, the Reserve has the lowest district bill and the lowest payoff: Silverwood lots paid $2,460.43 to $2,531.25 on the FY 2025-26 bill and carry payoff balances of $18,071.19 to $23,387.85 (AMSCD bond balance roll). That is a line we put in front of every buyer comparing your home with a newer one.

What Should a Maple Ridge Reserve Seller Know About the Associations, Estoppels and Buyer Approval?

A Maple Ridge Reserve home belongs to two associations, the Maple Ridge at Ave Maria HOA and the Ave Maria Master Association, so a sale needs two estoppel certificates and the HOA’s purchase approval, which it says takes 14 to 21 business days. No separate Reserve association exists, and no For Sale sign is allowed on the lot.

One HOA, no Reserve association

The Reserve is governed by Maple Ridge at Ave Maria Homeowners Association, Inc., Sunbiz N13000002185, managed by Miami Management from the onsite office at 4995 Brigata Way, (239) 867-4527; a Sunbiz name search on 2 October 2026 found no Maple Ridge Reserve association (Sunbiz, Maple Ridge Reserve name search). The Master Association’s own page says Miami Management “manages Maple Ridge, Coquina, Silverwood, and the Maple Ridge Reserve” (Ave Maria Master Association, Associations).

The HOA assessment comes from your estoppel

The 2026 Maple Ridge HOA assessment is not published in any public document we found. Your estoppel certificate under s. 720.30851 and the s. 720.401 disclosure summary state it, so we order the estoppel early and put the figure in the buyer’s cost sheet (s. 720.30851, Florida Statutes).

The Master Association

The Ave Maria Master Association charges $203 a quarter in 2026, $812 a year, due 1 January, 1 April, 1 July and 1 October (Ave Maria Master Association, Payment Options). Its realtor page says “Every home in Ave Maria belongs to 2 Associations” and “For every sale of a home, Estoppels are required from each association” (Ave Maria Master Association, Realtor Information).

Two estoppels and what they cost

  • Maple Ridge HOA estoppel: $299, in 7 business days, or $119 more to expedite to 2 business days, through Miami Management’s request form (estoppel request form).
  • Master Association estoppel: separate, through FirstService Residential, with the fee shown at checkout (Ave Maria Master Association, Resale and Lending Requests).
  • Capital contribution or transfer fee: none found in the public documents; if one applies, it will show on the estoppel.

The buyer’s purchase approval

The HOA’s Application for Purchase charges $150 per applicant over 18 plus a $150 processing fee and asks parties to “Allow a minimum of 14-21 business days,” and the Declaration gives the HOA twenty days to decide (Maple Ridge HOA, Application for Purchase; Maple Ridge Declaration). We write that window into the contract dates.

No For Sale sign

The Maple Ridge Rules prohibit signs of any kind on a lot, including For Sale and For Rent signs (Maple Ridge HOA, Rules and Regulations). Your listing has to reach buyers without a yard sign, which is why our marketing below leads with direct outreach.

Leasing rules an investor buyer will ask about

The Rules allow leasing of the entire home only, with HOA approval, no subleasing, a 30-day minimum, and “No Residential Parcel may be subject to more than two (2) leases in any twelve (12) month period” (Maple Ridge HOA, Rules and Regulations). Tenants’ pets “must not exceed 70Lbs.” Short-term rental buyers will pass, and long-term buyers will want the rules in writing.

What Disclosures Does a Maple Ridge Reserve Seller Owe?

A Maple Ridge Reserve seller owes the buyer the s. 720.401 homeowners association disclosure summary before the contract is signed, the written flood disclosure under s. 689.302 at or before contract, and disclosure of known defects that materially affect value and are not readily observable. The contract must also carry the statute’s voidability clause in conspicuous type.

The s. 720.401 disclosure summary: before the buyer signs

Section 720.401 requires a prospective buyer of a parcel in a mandatory homeowners association to receive the disclosure summary “before executing the contract for sale,” and on a resale it is supplied by the parcel owner, not the developer (s. 720.401, Florida Statutes). The summary tells the buyer that membership is mandatory, that assessments are owed and their amount, and that the recorded covenants govern use of the home. Because the Reserve’s association is a Chapter 720 homeowners association and Reserve homes are single-family parcels, not condominium units, the condominium carve-out in s. 720.401(2) does not apply here. This is information, not legal advice; your closing agent or attorney confirms it for your contract.

The voidability clause and the 3-day right

Under s. 720.401(1)(b), the contract must contain a clause in conspicuous type saying it is voidable by the buyer if the summary was not provided before the buyer signed. If it was not, the buyer may cancel “within 3 days after receipt of the disclosure summary or prior to closing, whichever occurs first”; the right cannot be waived and it ends at closing (s. 720.401, Florida Statutes). We hand the summary over with the listing packet so the right never opens.

Known defects

Florida law, since Johnson v. Davis in 1985, requires a home seller to disclose known facts that materially affect value and are not readily observable. For a Reserve home that usually means roof, water intrusion, pool equipment, any unpermitted addition and any flood claim. We go through it with you before listing, together with your permit history.

What Reserve buyers ask about most

The flood zone and Elevation Certificate; the HOA assessment from the estoppel and the Master dues; the district bill and payoff; the plan name and the options built; roof age and window protection; who maintains the lawn on a third of an acre (the owner does); access to the Club at Maple Ridge, about 2.2 miles and 6 minutes away by car; the schools assigned to the address for 2026 to 2027 (Ave Maria Elementary, Corkscrew Middle and Palmetto Ridge High, per Collier County Public Schools’ zone lookup); and the entrance. On the entrance, our answer is the careful one: whether it is gated is not stated in the recorded documents we reviewed, so we confirm it on site or with the association’s onsite office.

How Do We Market a Maple Ridge Reserve Home Without a Yard Sign?

We market a Maple Ridge Reserve home to the buyers who want what only the Reserve offers in Maple Ridge: about a third of an acre, a 3-car garage and an estate plan, without a builder’s wait. Because the Maple Ridge Rules ban For Sale signs, the listing has to find those buyers directly, through agents, search sites, our own buyer list and a file that answers their questions first.

What goes into every Reserve listing

  • Professional photography, video and an aerial that shows your lot’s full depth and width, the lake or open space it faces, and the drive to the Club at Maple Ridge, Publix and the Town Center (Publix, La Piazza; Ave Maria, recreation and amenities).
  • A lot sheet: your lot’s measured square footage and where it ranks among the 51 Reserve lots, from the county parcel layer.
  • A plan sheet naming your plan, bedrooms, baths, square feet under air from the plan or a measurement, the 3-car garage and every option built, with permits.
  • A cost sheet: the district bill and payoff, the Master dues, the HOA assessment from your estoppel and the flood zone with your Elevation Certificate.
  • Syndication across the major home-search sites and our team’s search at DomainRealtyGroup.com, and direct outreach to the agents who sell in Ave Maria every week.

Reaching move-up buyers already in Maple Ridge

Many Reserve buyers already live in Maple Ridge, Silverwood or Coquina and want more land without leaving the club. We market to them first, and we show them the Reserve’s lot sizes against their own. Our village guide to buying a home in Maple Ridge is where those buyers start.

Reaching relocating and coastal buyers

CC Homes launched the Reserve with the line “We are offering a million-dollar home for less than half the price of what you’d pay for the same home just 30 minutes closer to the coast” (CC Homes launch text, archived). Buyers who priced Naples and Estero and want land are still the Reserve’s best audience. Relocating buyers often tour by video first, so we run live video tours, send the cost sheet and flood file in advance, and handle the association application remotely.

Explaining the flood zone in the listing

Every Reserve lot is in the Special Flood Hazard Area, so every Reserve buyer will meet that fact. We state it in the listing with your Elevation Certificate and any flood policy history, so it reads as a known, insured condition rather than a late surprise.

How Do We Negotiate a Maple Ridge Reserve Sale?

We negotiate every Maple Ridge Reserve offer on its full terms, not only the price: the appraisal with few recent comparables, the flood insurance quote, the inspection requests, the association approval window, estoppel costs and the closing date. With no Reserve sale since March 2025, defending the price at appraisal is the most important part.

Defending the appraisal with few recent comparables

An appraiser needs comparable sales, and the Reserve’s newest is from March 2025. We give the appraiser the full Reserve resale list, the 12 resale pairs, your lot’s measured size against the other 50, your plan and options with permits, and the substitutes in core Maple Ridge and The National with the adjustments for lot and garage. An appraisal built from that file rests on Reserve evidence rather than on a smaller house nearby.

What we watch in every offer

  • The flood quote. We ask the buyer to quote flood insurance in the first days, because a high quote can end a financed contract late.
  • Inspection requests. We separate safety and function items from wish lists, and we answer roof, window and wind questions with documents.
  • The approval window. 14 to 21 business days for the HOA’s purchase approval, built into the contract dates.
  • Estoppels and dates. Who pays which estoppel, and a closing date that fits your next move.
  • Credits against price. A buyer comparing your home with a new CC Homes house may ask for a closing-cost credit; we weigh a credit against a price change for your net.

Multiple offers and quiet weeks

When two buyers want the same Reserve home we run a clean highest-and-best process. When a listing has been on the market past the review date we agreed, we look at showings, feedback and any new sale or listing in the Reserve, core Maple Ridge and The National before recommending any change.

What Does It Cost to Sell a Maple Ridge Reserve Home?

Selling a Maple Ridge Reserve home typically costs about 3.3 to 3.4 percent of the price before any buyer-agent compensation, and about 5.8 to 5.9 percent if the seller also offers the buyer’s side, counting example commissions, the deed stamp tax, the HOA estoppel and six months of the district line. In Collier County the buyer customarily pays the owner’s title policy, so it is not a seller cost here.

These examples use $650,000 (the lowest Reserve resale since 2023), $747,500 (the all-history Reserve resale median) and $1,050,000 (the highest Reserve resale). Commission lines are examples of negotiated terms, not set rates. The district line is six months of the FY 2026-27 assessment of $2,208.89. Your closing agent prorates from your actual bill and adds the county’s ad valorem share.

The $12,177.02 district bond payoff is not in the table because the district does not require it at closing.

Documentary stamp tax

Florida’s documentary stamp tax on a deed is $0.70 for every $100 of the price outside Miami-Dade under s. 201.02: $5,232.50 on a $747,500 sale (s. 201.02, Florida Statutes; Florida Department of Revenue, Documentary Stamp Tax). The standard Florida contract assigns it to the seller.

Title insurance in Collier County

Florida sets title insurance premiums by rule, so every title company charges the same premium for the same coverage (Florida Administrative Code Rule 69O-186.003). In Collier County the buyer customarily pays the owner’s title policy and chooses the closing agent, the reverse of Lee and Charlotte Counties. Your contract controls, and we set it deliberately.

The tax and district proration

Collier County property taxes and the district’s lines are billed together each November for the calendar year, so at a closing before the bill is paid the seller credits the buyer for the days the seller owned the home (Collier County Tax Collector). On the adopted FY 2026-27 budget the Reserve’s district total is $2,208.89 a year, about $184 a month.

Commissions after the NAR settlement

Since 17 August 2024, the rules from the National Association of Realtors settlement bar offers of buyer-broker compensation on the MLS and require buyers to sign a written agreement with their own agent before touring (National Association of Realtors, settlement FAQs). Commissions were always negotiable and remain so. CC Homes’ sales gallery competes for the same move-up buyers every week, so a Reserve seller who offers nothing to the buyer’s side can lose showings; we walk through that choice with you in writing.

Do I Pay Capital Gains Tax When I Sell My Maple Ridge Reserve Home?

Florida has no state income tax, so a Maple Ridge Reserve sale is taxed only federally. A main home owned and lived in for two of the last five years usually qualifies to exclude up to $250,000 of gain, or $500,000 on a joint return. Some Reserve gains have exceeded $250,000, so a single owner should talk to a tax professional before pricing.

The primary-residence exclusion

The Internal Revenue Service’s Topic 701 explains the exclusion: a seller who owned and used the home as a main home for at least two of the five years before the sale can generally exclude up to $250,000 of gain, or $500,000 on a joint return (IRS, Topic 701). Among Reserve resale pairs, 5320 Chandler Way recorded $354,700 more than its builder price and 5344 Chandler Way $353,700 more, both nominal and before improvements and selling costs, which reduce the taxable gain. A Reserve home used as a rental or second home does not qualify for the exclusion, and we are not tax advisers.

Foreign sellers: FIRPTA withholding

Under the Foreign Investment in Real Property Tax Act, a buyer generally must withhold 15 percent of the amount realized when buying from a foreign person, with an exemption only for a sale of $300,000 or less to a buyer who will live in the home (IRS, FIRPTA withholding). Every qualified Reserve sale on record has been above $388,000, so the exemption will not apply. A foreign seller should tell the closing agent at listing and ask a tax adviser about a withholding certificate.

Taking your homestead savings with you

Florida’s portability rule lets a homesteaded seller carry up to $500,000 of the Save Our Homes assessment difference to a new Florida homestead established within the following three years (s. 193.155, Florida Statutes; Florida Department of Revenue, portability). On the 2026 preliminary roll, 43 of the 51 Reserve homes, 84 percent, carry a homestead exemption, so most Reserve sellers have a benefit to move (Collier County Property Appraiser, 2026 tax roll data files). A buyer’s taxes reset to the new assessed value, so we show your buyer an estimate on their own basis, not yours.

Should I List, Sell for Cash, Rent or Sell by Owner in Maple Ridge Reserve?

Most Maple Ridge Reserve sellers net the most by listing with an agent who can price a home with no recent comparable, defend it at appraisal and run the association approval on time, because the open market is where the full buyer pool sees a rare estate lot. A cash offer trades price for speed, renting is limited to long-term leases, and selling by owner leaves the disclosures and estoppels to you.

Listing

A listed Reserve home reaches every buyer looking at Ave Maria, including those working with agents who also show core Maple Ridge, The National and Del Webb Naples. Listing also gives you a negotiator on the full terms: the appraisal, the flood quote, the association approval and the estoppels.

Selling for cash

Cash offers usually come in below market, because the buyer is pricing in repairs, holding costs, the district bill and profit. For a home that needs major work, or a seller who must close in days, that trade can still make sense; we will show you both nets side by side.

Renting instead of selling

The Maple Ridge Rules allow only whole-home leases of 30 days or more, no more than two in any 12 months, with HOA approval of the tenant (Maple Ridge HOA, Rules and Regulations). A homestead owner who rents the home out long-term generally gives up the homestead exemption, so ask the property appraiser before you sign a lease. We can price both paths so you compare a sale today with a later sale after renting.

Selling by owner

Florida lets an owner sell without an agent, but the s. 720.401 summary, the flood disclosure, two estoppels, the HOA application and an appraisal with no recent Reserve sale are all still required, and the no-sign rule removes the by-owner seller’s main tool.

Frequently Asked Questions, Maple Ridge Reserve Seller Edition

These are the questions Maple Ridge Reserve owners ask us most, answered from the Collier County recorded sales file, the county parcel layer, the Stewardship District’s roll and budget, CC Homes’ own plan pages, FEMA’s flood map, the recorded Maple Ridge Declaration and Florida law. If yours is not here, use the valuation form on this page or call Jesse direct at (239) 898-6072.

Who is the best listing agent for a Maple Ridge Reserve home?

The best listing agent for a Reserve home is one who can price it without a recent comparable sale. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, price Reserve homes from all 59 recorded Reserve sales, the 12 resale pairs, your lot’s measured size and your plan and options. Call Jesse direct at (239) 898-6072.

What is my Maple Ridge Reserve home worth in 2026?

It depends on your lot, plan, options and condition. Reserve resales have recorded from $445,000 to $1,050,000 over all history, and the 12 resales since 2021 ran from $553,000 to $1,050,000; the newest was $775,000 at 5344 Chandler Way on 3 March 2025 (Collier County Property Appraiser, 2026 tax roll data files). Request a free valuation for a figure built from your home’s own evidence.

Why is there no recent median price for the Reserve?

Because there are not enough recent sales to make one honest. The county recorded no qualified Reserve sale in the 12 months to August 2026, two in 24 months and seven in 60 months. The first window with 10 or more sales is all recorded history, so we list every resale instead of quoting a recent median.

How many Maple Ridge Reserve homes have sold?

The county records 59 qualified sales since June 2016: 45 builder-direct sales by CC Homes from June 2016 to March 2020 at a $498,100 median, and 14 resales from August 2019 to March 2025 at a $747,500 median (Collier County Property Appraiser, 2026 tax roll data files). Eight other priced deeds were not qualified and are excluded.

When was the last Maple Ridge Reserve sale?

The newest qualified sale is 5344 Chandler Way, $775,000, recorded 3 March 2025 in Official Records Book 6447, Page 1830. Before it, 5348 Chandler Way sold for $675,000 on 6 November 2024. Deeds recorded on Reserve homes since then were $0 or nominal transfers, not sales.

Have Maple Ridge Reserve prices gone up?

Across the 12 Reserve homes that have resold, 11 recorded more at their latest sale than at their first, at a median change of plus 46.7 percent, nominal. The one exception is 5328 Chandler Way, $1,056,600 from CC Homes in 2016 and $1,050,000 in 2021. See the resale pairs table above.

How much more is my home worth than I paid CC Homes?

We cannot answer that without your home, but the record helps: eight Reserve homes bought from CC Homes for $417,500 to $571,200 recorded $555,000 to $925,900 at their latest resale, all since 2021. Your gain depends on your lot, plan, options and condition, and we test it against the closest pair.

Does a bigger lot add value in the Reserve?

Buyers pay for land they can use. Reserve lots run 12,600 to 23,230 square feet, and the four largest, at 5335, 5313 and 5346 Chesterfield Drive and 5319 Chandler Way, are 0.40 to 0.53 acre (Collier County parcel layer). We price lot size and what it allows, such as room for a pool or casita, separately from the house.

How big is my lot?

We measure it from the county parcel layer for your valuation. Across all 51 Reserve lots the median is 13,991 square feet (0.32 acre), the middle half runs 13,337 to 15,370 square feet, and 20 lots are a full third of an acre or more.

Which plan do I have?

CC Homes built the Reserve from three published plans: the one-story Juniper (3 bed, 2.5 bath, 3,211 square feet under air), the Keswick (4 bed, 3.5 bath, 3,554) and the two-story Lucerne (5 bed, 4.5 bath, 4,184), each with a 3-car garage. Your closing papers or plan sheet name yours; the county record does not.

Do options like a casita or pool change my price?

Yes, and they are why Reserve prices vary so widely. CC Homes offered a casita, a bonus room over the garage, and a pool with outdoor kitchen and cabana bath (CC Homes launch text, archived). We document every option and its permit so a buyer and appraiser can see it.

Why is my county square footage different from my plan?

The county roll’s building area is an assessment measure, not square feet under air. We list your home from your plan sheet, your closing papers or a measurement, and we never use the county figure as living area.

How do you price my home against new core Maple Ridge homes?

CC Homes lists the Capistrano Estate collection in core Maple Ridge from $545,990 on 65-foot lots of 8,775 square feet (CC Homes, Maple Ridge). We adjust that new home for your larger lot, your 3-car garage and your finished landscaping, and for the buyer’s new-home warranty and wait.

Is now a good time to sell a Maple Ridge Reserve home?

The Reserve has no builder inventory and no recent sale, so the next prepared listing has little direct competition from inside the Reserve. Time it to your plans and to a complete file: estoppels ordered, Elevation Certificate in hand and photos ready.

How long will my Reserve sale take?

No Reserve home closed through the Southwest Florida MLS in the 12 months to 16 October 2026, so there is no recent days-on-market figure to quote; the one Reserve listing on 16 October 2026 had been on the market 24 days. What we can control is paperwork: the HOA’s purchase approval takes 14 to 21 business days, so we write that into the contract, and we get the buyer’s flood quote and both estoppels early.

Can I put a For Sale sign on my lawn?

No. The Maple Ridge Rules prohibit signs of any kind on a lot, including For Sale and For Rent signs (Maple Ridge HOA, Rules and Regulations). We market through agents, search sites, our own buyer list and direct outreach instead.

Is my Maple Ridge Reserve home in a flood zone?

Yes. All 51 Reserve lots are entirely inside FEMA’s Special Flood Hazard Area, 46 with their center in Zone AH and 5 in Zone AE, on panel 12021C0255H, effective 16 May 2012 (FEMA National Flood Hazard Layer). Check your own address on the FEMA Flood Map Service Center.

Will my buyer need flood insurance?

A buyer with a federally backed mortgage must carry flood insurance on a home in the Special Flood Hazard Area, which includes every Reserve lot (Collier County, 2026 Flood Protection Newsletter). A cash buyer can choose, but most insure. Collier County’s Class 5 rating gives eligible NFIP policies 25 percent off.

What is an Elevation Certificate and do I need one?

It is a surveyor’s form that records your home’s floor height against the base flood elevation. It is not required to list, but a buyer’s insurer will use it, and only it shows where your floor sits. If you have one, we include it; if not, we can arrange one before you list.

What flood disclosure do I give a buyer?

Section 689.302 requires a written flood disclosure at or before the contract, covering flood insurance claims, federal flood assistance and known flooding (s. 689.302, Florida Statutes). We complete it with you from your records.

What is the district assessment on my lot?

Every Reserve lot pays $2,066.67 on the FY 2025-26 bill and $2,208.89 adopted for FY 2026-27 to the Ave Maria Stewardship Community District, on the county tax bill. The debt part is $1,224.69 a year: Series 2019 bonds to May 2038 and Series 2015 bonds to May 2045 (AMSCD final budget FY 2026-27).

Do I have to pay off the district bonds when I sell?

No. The payoff is $12,177.02 per lot, good through 31 October 2026, and the district’s roll says the balance “does not have to be paid off at closing” (AMSCD bond balance roll). Only the current year’s assessment is prorated at closing.

What are the HOA fees in Maple Ridge Reserve?

The 2026 Maple Ridge HOA assessment is not published in a public document; your estoppel certificate and the s. 720.401 disclosure summary state it. The Ave Maria Master Association adds $203 a quarter, $812 a year, in 2026 (Ave Maria Master Association, Payment Options).

Is there a separate Maple Ridge Reserve association?

No. Reserve homes belong to Maple Ridge at Ave Maria Homeowners Association, Inc. (Sunbiz N13000002185) and the Ave Maria Master Association, and a Sunbiz search found no Reserve association (Sunbiz, Maple Ridge Reserve name search).

What is an estoppel certificate and who pays for it?

An estoppel certificate states what is owed to the association on your home on a given date, under s. 720.30851. A Reserve sale needs two: the Maple Ridge HOA’s, $299 or $119 more expedited, and the Master Association’s through FirstService Residential. The contract decides who pays; the seller usually orders them.

Does the HOA have to approve my buyer?

Yes. The HOA’s Application for Purchase charges $150 per applicant over 18 plus $150 processing and asks for 14 to 21 business days (Maple Ridge HOA, Application for Purchase). We build that window into the contract.

What is the s. 720.401 disclosure summary and when is it due?

It is the homeowners association disclosure a buyer must receive before signing the contract, supplied by the seller on a resale. If it is not given in time, the buyer may cancel within 3 days of receiving it or before closing, whichever comes first (s. 720.401, Florida Statutes).

Who pays for title insurance when I sell in Ave Maria?

In Collier County, including Ave Maria, the buyer customarily pays the owner’s title policy and chooses the closing agent; the contract controls. Florida sets title premiums by rule, so the premium itself does not vary by company (Florida Administrative Code Rule 69O-186.003).

What will I pay in closing costs?

On our examples, about 3.3 to 3.4 percent of the price before any buyer-agent compensation and about 5.8 to 5.9 percent with it, counting example commissions, the deed stamp tax, the HOA estoppel and six months of the district line. See the net sheet table above.

How much is the Florida deed stamp tax on a Reserve sale?

$0.70 for every $100 of the price under s. 201.02: $5,232.50 on $747,500, the Reserve’s all-history resale median, and $7,350 on $1,050,000, its highest resale (Florida Department of Revenue, Documentary Stamp Tax).

Do I owe capital gains tax?

Usually not on a main home with a gain under the federal exclusion of $250,000, or $500,000 for a joint return, after two of five years’ ownership and use (IRS, Topic 701). Two Reserve pairs recorded nominal gains above $350,000, so a single owner with a large gain should see a tax professional.

Can I take my Save Our Homes savings with me?

Yes, within limits. Portability lets you carry up to $500,000 of your Save Our Homes difference to a new Florida homestead established within the following three years (Florida Department of Revenue, portability). 43 of the 51 Reserve homes carry a homestead exemption on the 2026 preliminary roll.

Can I rent my Reserve home instead of selling?

Yes, within the Rules: whole-home leases only, 30 days or more, no more than two leases in any 12 months, with HOA approval of the tenant and no subleasing (Maple Ridge HOA, Rules and Regulations). We can price both a sale now and a later sale after renting.

What documents should I gather before listing?

Your purchase contract and plan sheet, option and permit records, roof date, Elevation Certificate, flood policy and claims history, wind mitigation report, last HOA and Master statements, your tax bill with the district line, and any lease. With those, we can list without delays.

What will a buyer ask about the entrance?

Whether the Reserve’s entrance is gated is not stated in the recorded documents we reviewed; we confirm it on site or with the association’s onsite office before we describe it. CC Homes marketed the Reserve as “a private enclave,” and the Reserve has a single divided entrance from Ave Maria Boulevard into Chesterfield Drive (CC Homes launch text, archived).

Can you sell my Reserve home and help me buy my next one?

Yes. Marc leads our buyer work; call Marc at (239) 287-5873 or see how we represent buyers. We time the sale and the purchase together, including the association approval windows on both sides.
