McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, value Coquina at Maple Ridge homes one deed at a time, and this page shows how a value is built for one of the 283 CC Homes houses finished there from 2015 to 2019: which recorded resales count as comparables, how the street and the district bond group change the number, what the owner paid and when, how the same plan names now sell new next door, and what a county record cannot see inside the house. For the full neighborhood record, read our Coquina at Maple Ridge neighborhood guide, part of Maple Ridge at Ave Maria in Ave Maria, Florida.

Between July 2025 and June 2026 the county recorded eight qualified Coquina resales, from $306,000 to $400,000, and no builder sales, because CC Homes recorded its last Coquina closing on 30 August 2019. Eight deeds are too few for a median to mean much, so every one of them is listed below with its date, street address and price, and the wider 24 and 36 month windows sit beside them.

What Is My Coquina at Maple Ridge Home Worth in 2026?

A Coquina at Maple Ridge home is worth what comparable Coquina homes of the same plan size, bond group and condition have recently recorded, tested against what CC Homes now charges for the same plan names in Silverwood next door. In the twelve months to June 2026 the eight recorded Coquina resales ran from $306,000 to $400,000.

Source: Collier County Property Appraiser, 2026 tax roll data files. Eight is under the ten closings we require before a median carries weight, so the 24-month window, the first with ten or more resales, is the secondary yardstick: 11 resales at $330,000. The three deeds it adds are 5488 Cameron Dr at $315,000 (18 April 2025), 5460 Cameron Dr at $309,000 (20 June 2025) and 5538 Useppa Dr at $310,000 (27 June 2025). The 36-month figure still carries the 2023 peak, when the highest recorded Coquina resale reached $459,900, so it overstates today’s deeds.

Where your home sits inside the spread

Six of the eight deeds of the last year fall between $320,000 and $355,000. A home lands near the top of the spread when it is a larger two-story plan, has a newer roof or added hurricane protection, and sits in the lower-debt bond group; it lands near the bottom when it is a smaller plan, needs updating, or was bought near the 2022 peak by an owner who has to recover that price. We read each of those for your address before we give you a number, because two Coquina homes on the same street can sit $50,000 apart for reasons the deed never records.

What the MLS adds to a Coquina value, 12 months to 16 October 2026

The Southwest Florida MLS adds two things the deeds cannot: how close Coquina sellers got to their asking price, and what a buyer can choose from today. Seven Coquina homes closed through the MLS in the 12 months to 16 October 2026, all resales, and 10 were listed for sale on 16 October 2026.

Months of supply

17.1

Source: Southwest Florida MLS (Matrix), active listings and closed sales in the 12 months to 16 October 2026, pulled 16 October 2026. Coquina homes are counted by MLS subdivision name and by Coquina street. Seven closings is under ten, so we give counts and ranges, not medians. The sale-to-list figure compares each sold price with the home’s final list price, because the MLS export does not carry the original list price. Matrix exports only each listing’s latest change, so the price-reduction count is a floor. Months of supply is the 10 active listings divided by the average month’s closings over the year (7 closings over 12 months), our arithmetic.

The MLS count and the county count differ because the sources and windows differ, and not every sale closes through the MLS. Five sales appear in both. The MLS adds 5519 Useppa Dr ($370,000, December 2025) and 5309 Beckton Rd ($349,000, August 2026); the county list adds 5356 Brin Way and 5547 Useppa Dr, recorded before the MLS window opens, and 5462 Useppa Dr, which does not appear as an MLS closing. For a valuation, the listings set the ceiling a buyer compares against, and the closed sales show where buyers actually met sellers.

Key Takeaways

These are the ten facts a Coquina at Maple Ridge owner should know about value in October 2026, each drawn from the Collier County Property Appraiser 2026 tax roll data files, a CC Homes page, the district’s own roll and budget, a FEMA letter or a Florida statute.

  • Eight resales in a year, every one listed: July 2025 to June 2026, $306,000 to $400,000, midpoint $337,500; the 24-month window adds three for 11 at a $330,000 median.
  • Original owners are selling at large gains: nine first resales by the 2017 to 2018 builder buyers since January 2024 gained a median 47.3 percent, from 33.0 to 71.6 percent (our arithmetic).
  • One recent loss, and it is about timing: 5547 Useppa Dr, bought for $325,000 in January 2022, resold for $306,000 in August 2025, minus 5.8 percent.
  • The same plans are sold new next door: CC Homes’ 2026 Silverwood Vista base prices run from $334,990 (Grove) to $410,990 (Encinitas), before options and lot premiums.
  • The district bill depends on the bond group, not the plat: $2,208.89, $2,432.39 or $2,608.39 for FY 2026-27, with payoffs of $12,177.02, $15,095.52 or $18,274.71 good through 31 October 2026.
  • Coquina 1 carries the lowest district debt of any CC Homes lot in Maple Ridge: every Phase 1 home on Beckton Rd, Ferris Ave and Brin Way.
  • Flood is a selling point when you document it: 234 of 283 lot centers are in Zone X and three FEMA letters cover 181 lots, including every lot whose center is mapped AH or AE.
  • Roofs and windows move the number: Phase 1 roofs reach 15 years in 2030, and the 2018 feature list did not name impact windows.
  • The county record has gaps a valuation must fill: no plan name, no list price, no days on market, no condition.
  • A valuation is free: use the form on this page or reach Jesse direct at (239) 898-6072; there is no obligation to list.

How Do I Get a Free Valuation for My Coquina at Maple Ridge Home?

Get a free valuation of your Coquina at Maple Ridge home by entering your address in the valuation form on this page, by sending a note through our contact form, or by reaching Jesse direct at (239) 898-6072. The valuation comes from McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, and starts from the eight Coquina deeds of the last year.

We send a value range built from the Coquina resales closest to your home in plan size, street and bond group, never a ZIP-wide estimate, and a fuller pricing file after we walk the house. Because the same plan names are sold new in Silverwood, every Coquina valuation we prepare also shows you CC Homes’ current base price for your plan on the day we price it.

What we need from you

Your address (it tells us your plat, your lot number, your district bond group and your FEMA letter, if any), your plan name if you know it (Grove, Fernwood, Huntington, Anaheim, Corona, Balboa, Doheny or Encinitas), the year you bought and what you paid, whether you bought from CC Homes or from an owner, the roof’s age and any permit to replace it, whether you have added impact windows, accordion or panel shutters, a pool, a screened lanai, pavers or new flooring, and whether you hold an elevation certificate, a wind mitigation report or a four-point inspection.

What you get back

  • A value range from recorded Coquina resales of a similar plan size, with your street and bond group noted.
  • Your own resale pair if you bought from CC Homes: what owners who bought in the same year have resold for.
  • CC Homes’ current Silverwood Vista base price for your plan name, and what a buyer would add in options and waiting time.
  • Your bond group’s FY 2026-27 district bill and payoff figure, your lot’s flood map reading and the FEMA case number to hand to a buyer’s lender.
  • The adjustments for roof, windows, condition and upgrades, each explained in plain words.

No obligation

A valuation is not a listing agreement. Coquina owners ask us for a number to plan a sale, compare renting with selling under the HOA’s lease rules, settle an estate, check an insurance replacement figure or decide whether to pay off the district bond. For how we compare with other teams in this market, see our guide to the best real estate agents in Ave Maria.

Why Does an Online Estimate Miss Coquina at Maple Ridge Home Values?

An automated online estimate such as the Zestimate misses Coquina at Maple Ridge values because it reads the county’s building-area field instead of the plan’s real living area, cannot tell a one-story Grove from a two-story Encinitas, mixes the 2023 peak into thin recent data, and ignores the bond group and FEMA letter on each lot.

The square footage problem

The county’s building-area field for Coquina homes is not a living-area figure: it reads well below the under-air square footage CC Homes published for every Coquina plan, from 1,133 square feet for the Grove to 2,251 for the Encinitas (CC Homes, August 2018 capture). A model that divides price by the county figure produces a price per square foot that no buyer will ever pay, and a model that multiplies it back out undervalues larger homes. We use CC Homes’ own published sizes, confirmed from the permit file for the address.

The plan problem

Coquina has eight plan names, three one-story and five two-story, and the county record does not say which plan stands on which lot (Collier County Property Appraiser, 2026 tax roll data files). An automated estimate therefore compares a 1,348 square foot Fernwood with a 2,032 square foot Doheny as if they were the same house. We identify the plan from the permit drawings, a prior listing or a walk-through before we compare it with anything.

The window problem

Coquina recorded 20 resales in 2023 at a $416,500 median and only two in 2024 (Collier County Property Appraiser, 2026 tax roll data files). Any model that smooths over three years carries the peak into today’s number, which is why the 36-month median of $387,500 sits $50,000 above the 12-month midpoint of $337,500 (our arithmetic). With eight deeds a year, one unusual sale also swings a model more than it should.

The bond group problem

Two Coquina homes can carry district bills about $400 a year apart, and payoff balances $6,097.69 apart, depending on bond group (our arithmetic from the AMSCD bond balance and assessment roll). Buyers who compare monthly payments notice; an online estimate does not.

The flood letter problem

A FEMA letter that removed a lot from the high-risk area is filed against the lot, not drawn on the map, so a model that reads only the map flags lots that the letters have already cleared (FEMA National Flood Hazard Layer). For Coquina that difference is real: 49 lot centers are mapped AH or AE, and every one of them is named in a FEMA letter.

How Do We Value a Coquina at Maple Ridge Home?

We value a Coquina at Maple Ridge home in five steps: we read the recorded Coquina resales by street and bond group, identify the plan from the permit file, adjust for what the deed cannot show, test the result against CC Homes’ new Silverwood prices for the same plan, and check the buyer’s yearly carrying cost on that lot.

Step 1: the recorded resales, by street and bond group

We tracked every recorded Coquina at Maple Ridge sale since the first builder closing on 12 June 2015, 411 qualified improved sales in all: 273 builder-direct and 138 resales (Collier County Property Appraiser, 2026 tax roll data files). For a valuation we start with the last year’s eight deeds, widen to the 24-month window when the plan size or bond group has no recent match, and set aside any deed that is not a DOR-qualified sale, such as a transfer into a trust or a corrective deed, because those prices are not market prices.

Step 2: identify the plan, not the county square footage

The plan is the largest single driver of a Coquina value, and it is the one fact the county record leaves out. We confirm it from the permit drawings on file with Collier County’s building department, a prior listing or a walk-through, then compare your home only with recorded sales of the same plan or a plan of similar size and story count. We never assign a plan to a neighbor’s recorded sale on a guess.

Step 3: the adjustments a deed cannot show

Roof age and permit history, impact windows or shutters, kitchen and flooring updates, a pool or extended lanai, the lot’s outlook over a lake or a neighbor, and general condition all move a Coquina price, and none of them appear on a deed. We price each adjustment from what Coquina buyers have actually paid for it where the record allows, and say so plainly where it does not.

Step 4: the new-home test

CC Homes still builds the same plan names in Silverwood Vista at Maple Ridge, from $334,990 for a Grove to $410,990 for an Encinitas before options and lot premiums (CC Homes, Maple Ridge, read 1 October 2026). A Coquina resale has to make sense against that number: a buyer who can wait for a new home with a builder warranty will not pay a new-home price for a seven to eleven year old one, and a buyer who wants to move this season will pay for a finished house with a mature lot and window treatments already hung.

Step 5: the carrying-cost test

Last, we check what a buyer will pay each year to own your lot: the district bill for your bond group, the Master Association’s $812 and the Maple Ridge HOA assessment shown on the estoppel (AMSCD Final Budget FY 2026-2027; Ave Maria Master Association, Payment Options). Payment-minded buyers compare these lines before they compare asking prices.

How Do the Street and Bond Group Change a Coquina at Maple Ridge Value?

The street and bond group change a Coquina at Maple Ridge value through the yearly district bill and the bond payoff a buyer inherits: Coquina 1 lots pay $2,208.89 for FY 2026-27, Coquina 2/3 lots $2,432.39 and Coquina 3 lots $2,608.39, and the group is read from the tax bill, never from the plat name.

Why the plat name will not tell you the group

The district’s bond groups cut across the four recorded plats. Coquina 2/3 takes seven lots from the Phase 3 plat and all ten Replat lots, and Coquina 3 takes lot 96 and lots 141 to 162 from the Phase 2 and 3 plat, so a “Phase 3” legal description can sit in either of two groups, and Cameron Dr and Useppa Dr each appear in two groups (AMSCD bond balance and assessment roll). Only Phase 1, the Beckton Rd, Ferris Ave and Brin Way homes, maps cleanly: all 123 are Coquina 1. For any other address we read the group from the parcel’s tax bill or the district’s roll before we price it.

The two Brin Way deeds, on the same Phase 1 street, recorded $400,000 and $335,000 eight months apart, which shows that plan and condition outweigh the street and the bond line.

How the bond group moves a comparable

Between Coquina 1 and Coquina 3 the FY 2026-27 bill differs by $399.50 a year, about $33 a month, and the payoff balance by $6,097.69 (our arithmetic). A buyer financing a Coquina 3 home carries the higher line every year until the bonds mature, scheduled into the 2040s depending on bond group (AMSCD Final Budget FY 2026-2027). When we use a Coquina 1 sale to value a Coquina 3 home, or the reverse, we note the gap and show you how buyers have treated it in negotiation; we do not subtract the full payoff from the price, because the recorded sales do not show buyers doing that.

Coquina 1 carries the lightest district debt in Maple Ridge

Coquina 1’s debt line, $1,224.69 a year, is the lowest of any CC Homes lot in Maple Ridge, shared with Maple Ridge Phase 3 and the Maple Ridge Reserve; against the $1,618.45 to $1,689.27 debt on Silverwood at Maple Ridge lots it is $393.76 to $464.58 a year less (our arithmetic from the district roll). For a Phase 1 seller that is a line worth putting in front of every buyer who is also touring Silverwood.

Does paying off the bond raise the value?

Not by itself. The district states that the “bond balance does not have to be paid off at closing” (AMSCD bond balance and assessment roll), and a prepayment ends only the debt line, while operations and reserves, $984.20 per lot for FY 2026-27, continue. A seller who prepays can advertise a lower yearly bill, but we have not seen recorded Coquina prices rise by the payoff amount, so we model both paths for you before you write the check.

Does the Year You Bought Change What Your Coquina at Maple Ridge Home Is Worth?

The year you bought does not change what a Coquina at Maple Ridge buyer will pay, but it decides what you net and how you price: nine original 2017 and 2018 builder buyers who resold since January 2024 gained a median 47.3 percent, while one 2022 buyer sold 5.8 percent under the purchase price.

The nine sellers who bought from CC Homes in 2017 and 2018 paid between $213,900 and $273,800 and resold for $309,000 to $425,000, a median gain of 47.3 percent and a range of 33.0 to 71.6 percent (our arithmetic). Across all 13 pairs the median change was 45.1 percent and 12 of 13 sold above the prior price. If you are one of these owners, your valuation starts from a position of strength: you can price to the market rather than to a number you need to recover.

The 2022 buyers: 5547 Useppa Dr and 5356 Brin Way

Two pairs began in early 2022, as Coquina resales climbed toward their 2023 peak. 5547 Useppa Dr, bought for $325,000 on 31 January 2022, resold for $306,000 on 8 August 2025, minus 5.8 percent; 5356 Brin Way, bought for $388,500 on 4 March 2022, resold for $400,000 on 10 July 2025, plus 3.0 percent, the highest deed of the last year (Collier County Property Appraiser, 2026 tax roll data files). An owner who bought between 2021 and 2023 needs a valuation that is honest about the gap between purchase price and today’s deeds before any listing decision.

What a large gain means for your net and your taxes

A Coquina owner who has lived in the home as a main residence for at least two of the last five years can generally exclude up to $250,000 of gain, or $500,000 for a married couple filing jointly, under section 121 of the Internal Revenue Code (IRS, Topic 701, Sale of Your Home). A home held as a rental, or owned by an LLC or trust, may not qualify in the same way; 20 of 283 Coquina homes are held by an LLC, corporation or trust on the 2026 roll (Collier County Property Appraiser, 2026 tax roll data files). Talk to a tax professional before you sign a listing agreement; we prepare the numbers, not the tax advice.

Your own pair is the first thing we check

Your recorded purchase date and price are on your deed in the Collier County Clerk’s official records. We set them against the deeds of the last year, add what you have improved since, and show you the gain or shortfall in dollars before we talk about a list price.

What Is Each Coquina at Maple Ridge Plan Worth Against a New Silverwood Home?

Each Coquina at Maple Ridge plan is worth what a buyer will pay for a finished, seven to eleven year old version of a design CC Homes still sells new in Silverwood Vista, from $334,990 for a Grove to $410,990 for an Encinitas before options. The resale has to undercut the new price plus options and the wait.

Sources: CC Homes’ Maple Ridge page as archived on 3 August 2016, 13 January 2018 and 14 August 2018; CC Homes, Maple Ridge, 1 October 2026. The 2026 two-story plans differ from the Coquina versions by a few square feet, so read this as a plan-name comparison, not an identical-house comparison.

Why a $334,990 Grove frames every Coquina resale

The Grove, Coquina’s smallest launch plan, now carries a $334,990 Silverwood base price, 79 percent above its $186,990 Coquina launch price (our arithmetic). The eight Coquina deeds of the last year, $306,000 to $400,000, sit around that new-home base while covering a mix of plans, many of them larger two-story homes. That is the frame a Coquina buyer brings to every showing: for roughly the price of the smallest new plan before options, a resale buyer can often have a larger plan, a finished lot and no construction wait.

Pricing against the new base plus options and the wait

A new Silverwood home’s recorded price is higher than its base, because buyers add options, design-studio upgrades and lot premiums; Silverwood’s 33 builder-direct closings from August 2025 to July 2026 recorded a $394,900 median against base prices that start at $334,990 (Collier County Property Appraiser, 2026 tax roll data files; CC Homes, Maple Ridge). A new home also means a build or quick move-in timeline, window treatments, landscaping and a screen enclosure still to buy. A Coquina seller sells the finished house: we price your home so a buyer comparing the two sees the saving in money and in months.

One-story plans and the sold-out Huntington

Only three of the eight Coquina plans are one-story, and CC Homes now shows the Huntington, the three-bedroom one-story plan, as sold out in Silverwood (CC Homes, Maple Ridge). A Coquina Huntington therefore competes with no new version of itself, and a buyer who needs three bedrooms on one level has fewer choices in Maple Ridge than a two-story buyer. We weigh that scarcity when we value a Huntington, and we confirm the plan from the permit file before we lean on it.

What the record cannot tell you about plan values

The county does not record which plan sits on which Coquina lot, so no published figure, ours included, can give a recorded median by plan (Collier County Property Appraiser, 2026 tax roll data files). Plan-level pricing comes from the permit file, prior listings and walk-throughs, which is why a written valuation, not an online number, is the only way to know where your plan stands.

Which Adjustments Does the County Record Miss on a Coquina at Maple Ridge Home?

The county record misses the adjustments that separate one Coquina at Maple Ridge home from the next: the plan, the roof’s age, whether openings have impact glass or shutters, kitchen and flooring updates, a pool or extended lanai, the lot’s outlook and overall condition. A valuation has to read each one at the house.

Roof age: the 15-year line arrives in 2030

Coquina roofs date from the 2015 to 2019 build unless they have been replaced, and CC Homes specified a “Mediterranean style concrete tile roof” (CC Homes, August 2018 capture). Under s. 627.7011, an insurer may require an inspection before issuing or renewing a policy on a roof 15 years old or older (My Safe Florida Home, 15-year roof rule; s. 627.7011, Florida Statutes). The oldest Phase 1 roofs, from 2015, reach that line in 2030. Buyers’ insurers ask about roof age now, so a documented roof condition is part of the value.

Windows: the missing impact-window line

The 2018 “Coquina Community Features” list named “Impact-resistant garage doors” but did not list impact windows (CC Homes, August 2018 capture). Coquina openings had to meet the wind-borne debris rules of the code in force when each home was permitted, and the method, impact glass or approved shutters, varies by home. An owner who has added impact windows or permanent shutters has a feature many Coquina buyers will not find in the next house, and we price it as such once the permit confirms it (Collier County, shutters, doors and windows permits).

Pre-listing wind mitigation and four-point reports

Florida insurers must offer discounts for documented wind-loss features (s. 627.0629, Florida Statutes), recorded on the uniform mitigation form. A seller who orders a wind mitigation inspection, and a four-point inspection of roof, electrical, plumbing and heating and cooling, before listing hands buyers an early insurance quote and removes the most common reason a Coquina contract stalls. We fold the reports into the valuation because they change what a buyer can afford to pay each month.

Kitchen, flooring and finishes

CC Homes’ 2018 standards included granite counters, stainless appliances, wood cabinets with 30-inch uppers and 12-by-12-inch ceramic tile in the main living areas (CC Homes, August 2018 capture). A Coquina home that still has every original finish is the baseline; larger-format tile or plank flooring through the living areas, updated counters and newer appliances lift it, and we price them against how the eight recent deeds were finished where we can see it.

Pools, lanais and the 0.09-acre lot

Coquina lots run about 43 to 44 feet wide and about 100 feet deep, a median of roughly 0.09 acre (our measurement from Collier County GIS lot polygons; approximate, not a survey) (Collier County GIS parcels layer). The HOA’s Rules forbid above-ground pools, and an in-ground pool needs architectural approval first (Maple Ridge HOA, Rules and Regulations). On a lot this size a permitted pool or extended screened lanai is uncommon, which can set a home apart; we confirm the permit before we count it.

The lot’s outlook

A lake or open outlook behind the home can matter to a buyer, and it is not recorded on a deed. We do not publish a fixed lake premium for Coquina, because eight sales a year cannot measure one; we compare your lot with the recent deeds on the same street and tell you plainly how much weight the outlook can bear.

Do the FEMA Letters Change What a Coquina at Maple Ridge Home Is Worth?

The FEMA letters protect what a Coquina at Maple Ridge home is worth by answering a buyer’s flood question before it becomes a lender condition: 234 of 283 lot centers are mapped Zone X, and three FEMA letters cover 181 lots, including every lot whose center the map draws in Zone AH or AE.

Data updated: October 2026 (FEMA National Flood Hazard Layer and letters of map change, queried 2 October 2026; panel 12021C0260H, effective 16 May 2012)

Phase 3 lots 71 to 75 and 97 to 115 (Cameron Dr, Useppa Dr)

These are three FEMA letters of map change, two LOMR-F letters and one LOMA, covering 181 lots in all. On the map, 234 of the 283 lot centers fall in Zone X; 42 fall in Zone AH and 7 in Zone AE, and each of those 49 is named in one of the letters (FEMA National Flood Hazard Layer; Collier County parcel layer; our calculation).

What the letters say, in FEMA’s words

Each letter states that the federal mandatory flood insurance purchase requirement “does not apply. However, the lender has the option to continue the flood insurance requirement” (FEMA LOMR-F 15-04-8002A). The 2017 LOMA also notes a study under way: when FEMA issues a new map for the area, that map supersedes the letter (FEMA LOMA 17-04-2453A). As of 2 October 2026 the panel still carries its 16 May 2012 date.

Handing the case number to a buyer’s lender

A lender’s flood vendor often reads only the map. For a lot such as 5518 Useppa Dr, whose center the map draws in Zone AH but which FEMA’s November 2018 letter removed from the high-risk area, the vendor may flag a flood requirement unless someone hands it the case number early (FEMA LOMR-F 19-04-0178A). We put the letter, the case number and the lot’s map reading in the listing file, so the buyer’s lender sees it before it orders the determination. That protects the contract, and the price that goes with it.

Citizens from 1 January 2027

Citizens Property Insurance requires flood coverage on its policies in stages, reaching all remaining policies on 1 January 2027 (Citizens, March 2023). A Coquina buyer insured through Citizens will carry a flood policy from that date even on a Zone X lot. Under FEMA’s Risk Rating 2.0 each policy is priced on the building’s own risk (FEMA, Risk Rating 2.0), and Collier County’s Community Rating System standing earns eligible policies a discount (Collier County 2026 Flood Protection Newsletter).

What we will and will not say about flood

We will say that Coquina lots are mapped Zone X or covered by a FEMA letter, so federal law does not require flood insurance on the mortgage. We will not say a Coquina home carries no flood risk: minimal hazard is not zero, a lender may still require coverage, and every Florida seller completes the flood disclosure required by s. 689.302, Florida Statutes. Attach your lot’s FEMA letter or Zone X reading to that disclosure, and ask whether an elevation certificate exists for your home (Collier County flood map lookup).

Are Coquina at Maple Ridge Home Values Rising or Falling?

Coquina at Maple Ridge values rose from builder prices near $225,000 to $240,000 to a $416,500 resale median in 2023 and have since settled lower on far fewer sales: the 2026 median to 25 June is $337,500 on six resales, about 19 percent below the 2023 peak. We report the record; we do not forecast it.

Reading the thin years

Through 2020 Coquina resales tracked the builder’s own prices. In 2021 and 2022 the count jumped and the median rose by about $150,000 in two years. Since 2024 the count has fallen to between two and six a year, so a single sale moves each year’s median: the 2024 figure rests on two deeds (our arithmetic). That is why we price a Coquina home from the individual deeds and the live Silverwood competition rather than from a year-over-year percentage.

What the volume tells a seller

With 136 recorded Coquina resale pairs since 2016 and only eight deeds in the last year, few Coquina homes sell in any one season (Collier County Property Appraiser, 2026 tax roll data files). Few sales does not mean few choices: on 16 October 2026 the Southwest Florida MLS showed 10 Coquina homes for sale against 7 MLS closings in the prior 12 months, 17.1 months of supply, and at least 6 of the 10 had been reduced (a price cut is their most recent change). The house priced right against those listings and against Silverwood draws the buyers.

Is the Property Appraiser’s Just Value the Same as a Coquina at Maple Ridge Home’s Market Value?

No. The Collier County Property Appraiser’s just value for a Coquina at Maple Ridge home is a mass-appraisal figure set as of 1 January for taxation, and the assessed value on a homesteaded home can sit far below it under Save Our Homes. Neither is the price a buyer will pay this season.

Why just value lags the deeds

Just value is estimated for every parcel in the county at once, from sales before the 1 January assessment date, so it trails the market in both directions and cannot see the plan, roof or finishes inside your home. It is a useful sanity check against our range, not a substitute for it (Florida Department of Revenue, Save Our Homes).

Homestead, Save Our Homes and the buyer’s reset

On the 2026 roll, 188 of the 283 Coquina homes (66 percent) carry a homestead exemption (Collier County Property Appraiser, 2026 tax roll data files). A homestead’s assessed value grows by no more than the Save Our Homes cap each year (s. 193.155, Florida Statutes), so a long-held Coquina home’s tax bill can run well below what a new owner will pay, because the assessment resets to market the year after a sale. When we show a buyer the carrying cost, we estimate the reset bill, not yours.

Taking your benefit with you

If your Coquina home is your homestead, Florida’s portability rule lets you carry up to $500,000 of the accumulated Save Our Homes benefit to a new Florida homestead bought within the allowed window (Florida Department of Revenue, portability, PT-112; s. 196.031, Florida Statutes). For a Coquina owner moving within Florida, that benefit belongs in the sale-or-stay decision alongside the price.

How Do Fees, the Disclosure Law and Closing Costs Affect What a Coquina at Maple Ridge Seller Nets?

A Coquina at Maple Ridge seller nets the sale price less commission, documentary stamp tax on the deed at $0.70 per $100, the HOA and Master estoppel fees and the prorated tax bill. In Collier County the buyer customarily pays the owner’s title policy, and the s. 720.401 disclosure summary must reach the buyer before the contract is signed.

Coquina has one HOA, Maple Ridge at Ave Maria Homeowners Association, Inc., and no separate Coquina fee was found (Florida Division of Corporations, N13000002185); the 2026 HOA amount is stated on each home’s estoppel and disclosure summary, so we do not publish one.

The disclosure step a Coquina seller owns

Florida’s s. 720.401 requires that a prospective buyer of a home in a mandatory HOA receive the disclosure summary “before executing the contract for sale,” and on a resale the summary is supplied “by the parcel owner if the sale is by an owner that is not the developer” (s. 720.401, Florida Statutes). The contract must carry the statute’s voidability clause in conspicuous type, and if the summary is not given first, the buyer may cancel “within 3 days after receipt of the disclosure summary or prior to closing, whichever occurs first,” a right that ends at closing. For a Coquina seller that means the summary, with the current HOA assessment filled in, belongs in the listing file on day one. This is general information, not legal advice; your closing agent or attorney applies it to your contract.

The estoppels and the HOA approval clock

Every Ave Maria sale needs two estoppel certificates, one from each association (Ave Maria Master Association, Realtor Information). Miami Management’s Maple Ridge form charges $299 with seven business days’ turnaround, $119 more for two-day delivery, with one free update within 30 days (Maple Ridge HOA, Estoppel Request form; s. 720.30851, Florida Statutes); the Master estoppel is ordered from FirstService Residential, fee shown at checkout (Ave Maria Master Association, Resale and Lending Requests). The buyer’s HOA purchase application costs $150 per applicant over 18 plus $150 processing, and the HOA asks applicants to “Allow a minimum of 14-21 business days” (Maple Ridge HOA, Application for Purchase). We build that clock into the closing date so it never pressures your price.

What the comparison means for a Coquina price

A Coquina seller competes with Silverwood in two ways. Against new Silverwood homes, the gap of roughly $57,000 between the Silverwood builder median and the Coquina midpoint is what a buyer saves by taking a finished, older home (our arithmetic). Against Silverwood resales, Coquina brings a lower district bill on every bond group but Coquina 3, a cleaner flood record and wider lots, about 43 to 44 feet against the 38-foot Silverwood homesites CC Homes advertised in 2021. We put both comparisons in front of buyers on your behalf. For Silverwood’s own numbers, see our Silverwood home valuation guide.

Where core Maple Ridge and the other villages fit

Coquina sits inside Maple Ridge at Ave Maria, whose core Cove, Garden and Estate collections and the Maple Ridge Reserve carry larger homes and higher prices; our Maple Ridge home valuation guide covers them. Elsewhere in Ave Maria, Avalon Park, Del Webb Naples, Ave Maria’s 55+ village, and The National Golf and Country Club each draw a different buyer. Coquina’s buyer is usually the one CC Homes described in 2016 and 2018: “empty nesters and first time homebuyers alike” (CC Homes, August 2016 capture).

What is my Coquina at Maple Ridge home worth in 2026?

The eight Coquina resales recorded from July 2025 to June 2026 ran from $306,000 to $400,000, with a midpoint of $337,500 (Collier County Property Appraiser, 2026 tax roll data files). Where your home falls depends on plan, condition, roof, windows and bond group; the free valuation form gets you a number for your address.

What is the median home price in Coquina at Maple Ridge?

With eight resales in the last year, we treat $337,500 as the midpoint of the list, not a market price. The 24-month window, July 2024 to June 2026, holds 11 resales at a $330,000 median, and that is the first window with ten or more sales.

How many Coquina homes sold in the last year?

Eight on the county record, all resales; the last builder closing was 30 August 2019. On the Southwest Florida MLS, 7 Coquina homes closed in the 12 months to 16 October 2026, a different window and source, and 10 were for sale on 16 October 2026. Every one is listed by date, address and price at the top of this page.

What was the highest recent Coquina sale?

5356 Brin Way at $400,000 on 10 July 2025, the top of the last twelve months. The highest qualified Coquina resale on record is $459,900, in 2023 (Collier County Property Appraiser, 2026 tax roll data files).

What was the lowest recent Coquina sale?

5547 Useppa Dr at $306,000 on 8 August 2025, also the one home in the window that sold below its owner’s purchase price, bought for $325,000 in January 2022.

Is my Coquina home worth more than I paid?

If you bought from CC Homes between 2015 and 2019, very likely: the nine original-owner resales since January 2024 gained a median 47.3 percent (our arithmetic). If you bought in 2022 or 2023, near the peak, it depends on what you paid and what you have improved; we will show you the numbers before you decide.

I bought from CC Homes in 2017. What have owners like me sold for?

The 2017 builder buyers in the pairs table paid $213,900 to $232,400 and resold for $309,000 to $350,000, gains of 33.0 to 63.6 percent (Collier County Property Appraiser, 2026 tax roll data files; our arithmetic).

I bought in 2022. Can I sell without a loss?

Two 2022 buyers have resold: one gained 3.0 percent and one lost 5.8 percent. The answer for you depends on your price, plan and condition; ask us for a valuation and a net sheet before you list.

Do I owe capital gains tax on my Coquina sale?

A main residence owned and lived in for two of the last five years can generally exclude up to $250,000 of gain, or $500,000 for a married couple filing jointly (IRS, Topic 701). Rentals and entity-owned homes differ; confirm with a tax professional.

Which Coquina floor plan is worth the most?

The larger two-story plans, the Doheny at 2,032 square feet under air and the Encinitas at 2,251, carry the highest new prices next door, $389,990 and $410,990 in Silverwood Vista (CC Homes, Maple Ridge). The county does not record plan by address, so no recorded median by plan exists.

What is a Coquina Grove worth?

The Grove is the smallest Coquina plan, 1,133 square feet under air with a two-car garage, and its new Silverwood base is $334,990 before options. A Coquina Grove’s value comes from the recent deeds for similar-size homes, adjusted for condition; we confirm the plan from the permit file first.

What is a Coquina Huntington worth now that it is sold out new?

CC Homes lists the Huntington as sold out in Silverwood, so a Coquina Huntington, the three-bedroom one-story plan, competes with no new version of itself (CC Homes, Maple Ridge). We weigh that scarcity for one-story buyers in the valuation.

Why does the county list my home as smaller than CC Homes did?

The county’s building-area field is not a living-area figure for Coquina plans. We use CC Homes’ published under-air square footage for your plan, confirmed from the permit file.

Does my bond group change my home’s value?

It changes the buyer’s yearly cost: $2,208.89, $2,432.39 or $2,608.39 for FY 2026-27 by group (AMSCD Final Budget FY 2026-2027). Buyers who compare payments notice the roughly $400 a year between Coquina 1 and Coquina 3, and we account for it when we use a sale from another group.

How do I find my bond group?

Read it from your Collier County tax bill or the district’s roll. The plat name and street do not tell you, because the groups cut across the plats; only Phase 1 (Beckton Rd, Ferris Ave, Brin Way) maps cleanly to Coquina 1.

Do I have to pay off the district bond when I sell?

No. The district states the “bond balance does not have to be paid off at closing” (AMSCD bond balance and assessment roll). Payoffs good through 31 October 2026 are $12,177.02, $15,095.52 or $18,274.71 by group.

Will the district bill go up next year?

The FY 2026-27 bill rises $142.22 per lot, all of it operations and reserves; the debt lines are unchanged (AMSCD Final Budget FY 2026-2027).

Is my Coquina home in a flood zone?

The lot center of 234 of 283 Coquina homes is mapped Zone X, and the other 49 are each covered by a FEMA letter that removed the lot from the high-risk area (FEMA National Flood Hazard Layer). Federal law does not require flood insurance on the mortgage, but a lender may, and minimal hazard is not zero hazard.

Which FEMA letter covers my lot?

Phase 1 lots 1 to 123 are covered by LOMR-F 15-04-8002A; Phase 2 and 3 lots 8 to 36, 95, 96 and 142 to 144 by LOMA 17-04-2453A; Phase 3 lots 71 to 75 and 97 to 115 by LOMR-F 19-04-0178A. Your legal description on the deed names your plat and lot.

Does the flood map lower my Coquina home’s value?

Not when the letter is in the listing file. The risk to price comes from a lender’s vendor reading the map alone and adding a requirement late; handing the case number over early prevents that.

Will a buyer with Citizens need flood insurance?

Yes, from 1 January 2027 Citizens requires flood coverage on its remaining policies, including Zone X homes (Citizens, March 2023).

Does roof age affect my Coquina home’s value?

Yes. Under s. 627.7011 an insurer may require an inspection on a roof 15 years old or older, and the oldest Coquina roofs, from 2015, reach that line in 2030 (s. 627.7011, Florida Statutes). A documented roof condition helps a buyer get insured and protects your price.

Do Coquina homes have impact windows?

Not as a listed standard: the 2018 feature list named impact-resistant garage doors but not impact windows (CC Homes, August 2018 capture). Check your permits and a wind mitigation report; an owner who has added impact glass or permanent shutters has a feature we price.

Should I get a wind mitigation report before I list?

Yes. It documents the features that earn insurance discounts under s. 627.0629 and gives buyers an early quote (s. 627.0629, Florida Statutes). A four-point inspection does the same for roof, electrical, plumbing and air conditioning.

Do upgrades add value to a Coquina home?

Updates a buyer can see and that insurers credit tend to: impact windows or shutters, a newer roof, updated flooring and kitchens. Design choices that suit one owner’s taste rarely pay back in full. We price each against what the recent deeds show where the record allows.

Can I add a pool to raise my Coquina home’s value?

An in-ground pool needs Maple Ridge HOA architectural approval first, and above-ground pools are not permitted (Maple Ridge HOA, Rules and Regulations). On a lot of about 0.09 acre, a pool is uncommon; whether it pays back depends on cost and the buyer pool, so ask us before you build.

Does a lake view add value in Coquina?

It can matter to a buyer, but eight sales a year cannot measure a reliable premium, so we do not publish one. We compare your lot with recent deeds on the same street and say how much weight the outlook can carry.

Why does my Zestimate differ from your valuation?

The Zestimate, like other automated estimates, reads the county’s building-area field, cannot identify the plan, smooths over the 2023 peak and ignores the bond group and FEMA letter. We start from the deeds and the house.

Is the county’s just value my market value?

No. Just value is a mass-appraisal figure as of 1 January for taxation, and a homesteaded assessment can sit far below it under Save Our Homes (s. 193.155, Florida Statutes).

How does a new Silverwood home affect what my Coquina home is worth?

It sets the frame. The same plan names start at $334,990 new before options, and Silverwood’s builder closings recorded a $394,900 median from August 2025 to July 2026 (Collier County Property Appraiser, 2026 tax roll data files). A Coquina resale is priced so a buyer sees the saving in money and in waiting time.

What will I net after closing costs?

The sale price less commission, documentary stamp tax at $0.70 per $100 ($2,362.50 at $337,500), the estoppel fees and prorations. In Collier County the buyer customarily pays the owner’s title policy. Ask for a net sheet with your valuation.

How much is the Maple Ridge HOA fee a buyer will see?

The HOA’s current assessment is stated on the estoppel certificate and the s. 720.401 disclosure summary for your home; we do not publish a figure. The Master Association is $203 a quarter in 2026 (Ave Maria Master Association).

How long does HOA approval add to a Coquina sale?

The buyer’s purchase application asks for a minimum of 14 to 21 business days, so we set the closing date with that clock in mind (Maple Ridge HOA, Application for Purchase).

Is renting my Coquina home better than selling?

It depends on your numbers and the HOA’s lease rules: whole-home leases only, a 30-day minimum and no more than two leases in 12 months (Maple Ridge HOA, Rules and Regulations). We will run both paths with you.

Do you charge for a home valuation?

No. The valuation and the written CMA are free, and you are under no obligation to list.

How accurate is your valuation?

It is a range built from recorded Coquina deeds and the house itself, and we explain every adjustment. With eight sales a year, we say plainly where the evidence is thin rather than hide it behind a single number.

Is a valuation the same as an appraisal?

No. A lender orders its own licensed appraisal for a loan. Our valuation is a market analysis for pricing and planning, prepared by McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008.

Can you value my Coquina home if I live out of state?

Yes. Many Coquina conversations start by phone or email, and we can walk the home with your property manager or a neighbor you trust.

What should I do first if I want to sell?

The Coquina value record: we tracked all 411 recorded Coquina at Maple Ridge sales since 2015, listed all eight resales of July 2025 to June 2026 ($306,000 to $400,000) and paired every resale since January 2024 with the same home’s earlier deed, per the Collier County Property Appraiser 2026 tax roll data files dated 29 August 2026. Few Coquina homes sell in any one season, and 10 were competing for buyers on the Southwest Florida MLS on 16 October 2026, so the next owner who sells should call us first.

Will you tell me if now is the wrong time to sell?

Yes. If the numbers say wait, or say renting under the HOA’s lease rules makes more sense, we will say so and show you why.

Do I have to list with you after a valuation?

No. The valuation is yours either way.

Yes. We give you the recorded-sales range and the reasoning behind it; a lender or court may still require a licensed appraisal.
