BABCOCK RANCH, FLORIDA
Nine Babcock Ranch agents and teams compared on reviews, licence records and Babcock Ranch evidence, plus the team that covers all 25 neighborhoods.
McGreevy and Comisar of Domain Realty compared every real estate agent and team whose Google Business Profile is located inside Babcock Ranch, names Babcock Ranch, or runs a dedicated Babcock Ranch website, on public criteria retrieved on one day, 29 October 2026. Nine profiles qualified, ours included. Team John Garuti of eXp Realty carries the most Google reviews of the group at 274; McGreevy and Comisar are second at 83 reviews with a 4.9 rating, and no profile with an office inside the town carries more than 12. Our own Babcock Ranch specialists, Lindsey Moffat-Ridge and Jordan Ridge, work the community every day, and Jesse McGreevy and Marc Comisar, licensed in Florida since 2004 and 2003, stand behind every contract.
By Jesse McGreevy and Marc Comisar, founding partners of McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008. Brokered by Domain Realty. Updated October 2026 (data date 29 October 2026). This page is the agent-choice companion to our Babcock Ranch community guide, which covers the town itself.
This page is published by McGreevy and Comisar of Domain Realty; rankings reflect the criteria stated above on the data date shown.
Criteria and data date: Google Business Profile review count and rating as displayed on Google Maps; years licensed per the Florida DBPR licence record; brokerage of record per DBPR; where the Google profile places the business; the Babcock Ranch evidence on the profile itself; team or solo; and the public record ids behind every cell. All retrieved 29 October 2026.
Data updated: October 2026 (Google Business Profile as displayed on Google Maps, read twice on 29 October 2026; Florida DBPR published licensee extract for Southwest Florida, 29 October 2026).

Table note: years licensed are complete years from the DBPR original licence date to 29 October 2026. Where a profile names a team, the date shown is the named principal's. The Ferrari Team row is matched to the one Ferrari licensee at that brokerage in Charlotte County, and the page says so rather than presenting it as certain. No home address from any licence record appears on this page.
The roster rule was written before the counts were read: every Google Business Profile for a real estate agent, team or brokerage office that is located inside Babcock Ranch, carries Babcock Ranch in its profile name, or runs a website dedicated to Babcock Ranch, at any review count, plus the publisher's own row, ordered by Google review count on the data date. Our Punta Gorda, Fort Myers, Estero and Naples comparisons use a stricter rule, 50 or more reviews with an office in the city. In Babcock Ranch that rule returns nobody: the largest agent profile with a street address inside the town carries 12 reviews.
Data updated: October 2026 (Google Maps local results for real estate agents in Babcock Ranch, Florida, read 29 October 2026).
Three things make Babcock Ranch unlike any other market we compare. First, most homes here are sold by builders, not by agents: 971 of the 1,270 homes that recorded a qualified sale in the latest 12 months were builder-direct, 76 percent of the market. The busiest real estate profiles on Google Maps inside Babcock Ranch are therefore builder sales centers, Lake Timber by Pulte with 60 reviews, Northridge by Pulte with 58 and Lennar at Babcock National with 52 among them, and every one of them works for the builder. They are excluded from the table because a sales center is the seller's representative, not yours.
Second, the town's addresses confuse the search. Almost every Babcock Ranch business on Google prints its city as Punta Gorda, FL 33982, because that is the mailing address, so a rule keyed to the city name would miss the very agents who keep an office on Lake Babcock Drive or Cypress Parkway. We read the street address instead. For this page we tracked every agent, team and office profile Google Maps returned for real estate agents in Babcock Ranch, and read each one twice. Third, the large Punta Gorda teams, some with several hundred reviews, sell homes across Charlotte County, and nothing on their Google profiles shows Babcock Ranch work specifically. They are compared on our comparison of the best real estate agents in Punta Gorda, and repeating that table here would not help a Babcock Ranch buyer choose.
What each criterion measures. A Google review count is the number of published reviews on one platform on one day; Google states that the rating is the average of all published ratings and that it removes reviews that break its policies, which is why every count here carries a date. Years licensed come from the original licence date on the Florida Department of Business and Professional Regulation record. The brokerage of record is the employing broker on that record, because Florida law requires every sales associate to work under one. The Babcock Ranch evidence column records only what the profile itself shows: an office inside the town, the town in the profile's name, or a dedicated website. It does not record anything a reader cannot check.
What is deliberately not on the table. No review text from any profile other than our own. No sales figure that an agent has not published and we could not verify. No adjective about anyone. Where our row sits is where the count puts it.

Five licensed agents and six support staff work Babcock Ranch for McGreevy and Comisar. Two of the agents are Babcock Ranch specialists who live and work the community day to day; the founding partners and a third agent stand behind them. Jesse McGreevy and Marc Comisar are Top 1% Real Estate Agents Nationally Since 2008. Every agent below is an active Florida licensee under Domain Realty on the DBPR record of 29 October 2026.
Data updated: October 2026 (Florida DBPR published licensee extract, 29 October 2026; each agent's own published profile, read 29 October 2026).

Lindsey Moffat-Ridge's own profile states that she was recognized third in sales in Babcock Ranch from 2021 through 2023, and that she and Jordan Ridge manage annual and seasonal rentals in the community. Jordan Ridge's profile places his home base in Babcock Ranch. Babcock Ranch new construction, resales and rentals are the stated specialties of both. Marc Comisar lists new construction and relocation among his specialties, which matters in a town where three of every four recorded sales come from a builder.
The agents are backed by a support team that handles scheduling, documents, marketing and the closing file, so the agent you call stays on the phone with you.
Behind the Babcock Ranch team sits Domain Realty Group, the #1 real estate team in Southwest Florida since 2012. McGreevy and Comisar and their Domain Realty Group team have sold over $2.5 Billion in Real Estate across more than 4,000 transactions, and Jesse McGreevy and Marc Comisar have over 45 years of combined direct experience between them.
All 25 of them. The map below outlines every Babcock Ranch neighborhood from the county parcel records, colored by where it stands today: a builder still selling, sold out and resale only, a 55+ community, or coming soon. Select any neighborhood to open its guide. The same Babcock Ranch team, Lindsey Moffat-Ridge and Jordan Ridge with Jesse McGreevy and Marc Comisar behind them, covers every one, so the person you meet in Tucker's Cove is the person you call about Regency.
Data updated: October 2026 (Florida Department of Revenue 2026 county parcel maps; Charlotte County Property Appraiser and Lee County Property Appraiser rolls; recorded sales to 8 September 2026 in Charlotte County and 4 September 2026 in Lee County).
For every neighborhood we tracked the qualified recorded sales on the county roll, which is what the table below the map reports. Two outlines are approximate and marked so in the map data: Alta Key, whose lots were replatted after the 2026 parcel maps were drawn, is shown by its parent parcel, and Sawgrass Lakes, platted in Lee County on 2 July 2026, is drawn around its recorded lot locations. Each outline is the whole platted subdivision, so its own lakes, preserves and future phases sit inside it.

Table note: recorded sales are qualified deeds on the county roll, Charlotte County from 1 September 2025 to 8 September 2026 and Lee County for the 12 months to 4 September 2026, with each neighborhood's own window where its guide states one. Babcock National and Webb's Reserve are split by single-family and condominium in their guides; the figures here are single-family. Alta Key and Sawgrass Lakes had no recorded sale to an end buyer in the window.
Choose an agent who can show you, from the public record, the four things that decide most Babcock Ranch purchases: whether the builder will let your agent represent you, what the district assessment on that lot will cost, whether the lot sits in a FEMA flood zone, and what a resale there has really been worth against new inventory. Then ask the ten questions at the end of this section. An agent who cannot answer them from documents is guessing with your money.
Data updated: October 2026 (builder broker policies read 29 October 2026; Florida Statutes 501.1375 and 720.401; Babcock Ranch Community Independent Special District FY2026 adopted budget; FEMA National Flood Hazard Layer).
In a builder sale the people in the model home work for the builder. Lennar's Babcock Ranch pages name its own company, Lennar Realty, Inc., as the seller's broker, and Meritage states that an agent who represents a buyer represents only the buyer and owes Meritage no duty. The developer of the town is not a party to your contract at all; the builder is the seller.
The rule that costs buyers the most is registration. Lennar's published broker policy says your agent must be documented at your first contact with a Lennar employee and must accompany you on your first visit or first self-guided tour, that a registration lasts 60 days, and that Lennar does not pay cooperating brokers in every community. Toll Brothers requires your agent to register at your first visit to each community, and says a visit already registered by its own sales representative voids the agent's commission. Meritage requires a signed broker registration addendum within 24 hours of the contract. Walk into a model home alone first, even just to look, and you can lose the right to have your own agent paid by the builder.
Two Florida laws protect a builder buyer, and a good agent reads both with you. Section 501.1375 of the Florida Statutes gives the buyer of a new one- or two-family home the right to have deposits of up to 10 percent of the price held in escrow, unless you waive that right in writing, and builder contracts often ask you to. Section 720.401 requires the homeowners' association disclosure summary before you sign, and its fourth item warns that you may be obligated to pay special assessments to a special district, which in Babcock Ranch is the line that matters most.
Babcock Ranch is governed by the Babcock Ranch Community Independent Special District, created by its own act of the Florida Legislature in 2007, not a standard community development district. Its FY2026 assessments run from $625.96 to $6,117.54 a year per home, a ninefold spread set by phase, bond series and lot width, and 101 of the 190 rows in the FY2026 schedule are billed directly by the district rather than on the tax bill, so a seller's tax bill can understate what you will pay. On one verified 2025 Lake Timber bill the non-ad valorem assessments, $3,557.26, were larger than the property tax itself. Our Babcock Ranch district assessments guide lists every row.
The master association fee in 2026 is $408 a quarter, $1,632 a year, and it includes 1 gigabit fiber internet. Many neighborhoods add their own association or service-area fee on top, from $125 a month in Parkside to $1,154 a quarter in Webb's Reserve. One-time charges surprise buyers at closing: an $846 master association working capital contribution and a $368 estoppel fee, plus neighborhood items such as Regency's $1,500 initial construction fee and $1,000 resale contribution. A seller pays a community enhancement fee of up to 0.25 percent of the price on every resale. The full table is in our guide to Babcock Ranch HOA fees and the full cost of ownership.
Babcock Ranch is not uniformly outside the flood zone, and the answer changes lot by lot. On the FEMA flood map every one of the 657 residential parcels in Webb's Reserve sits wholly in Zone AE, 227 of 230 in Sabal Glen, 426 of the 505 Phase 2 homesites in Tucker's Cove, and 207 of the 231 lots in Alta Key. FEMA states that federally regulated or insured lenders must require flood insurance on any building in a special flood hazard area with a federally backed loan. Other neighborhoods, Northridge and Regency among them, are in Zone X at the building envelope. Ask for the lot's elevation certificate and whether a Letter of Map Revision has been filed before you write an offer, not after.
Alta Key is different from every other Babcock Ranch neighborhood: you buy the home, and the land under it is leased. Its operator, High Point Living, states that the leases run 99 years, that a monthly community installment adjusts each year with inflation or a minimum of 3 percent, and that resale buyers must apply and qualify; it lists 12 homes from $249,000 to $299,000. What we have not been able to verify from a recorded document is the lease itself, the installment amount, how a resale records, how lenders treat the home, and the legal basis of its 55+ marketing. Ask to read the recorded lease, the installment history and the age instrument, and confirm the flood status, before you sign anything.
Every Babcock Ranch resale competes with a builder on the next street. The MLS shows only part of the market: 695 Babcock Ranch sales closed on the Southwest Florida MLS in the 12 months to 21 October 2026, while the county recorded about 1.8 times as many over a similar window, because builder sales are written on the builder's own contract and often never reach the MLS. An agent pricing from MLS comparables alone misses most of the competition. The record also shows how differently phases have behaved: in the older, sold-out neighborhoods most resales gained, 62 of 68 in Lake Timber and 59 of 66 in Parkside, while in phases where the builder was still selling, 16 of 18 resales in Northridge and 12 of 15 in Crescent Lakes sold for less than the owner paid.
Most of Babcock Ranch is in Charlotte County, but TerraWalk and Sawgrass Lakes are in Lee County, with Lee County taxes and a different school assignment; one builder's own page for Sawgrass Lakes names the wrong school district. Almost every Babcock Ranch address in Charlotte County uses Punta Gorda, FL 33982 as its mailing address, and the Lee County part uses ZIP 33920. Babcock Neighborhood School is a public charter school with admission by lottery, so buying a home does not guarantee a seat.
Babcock Ranch recorded 1,270 qualified home sales in the latest 12 months, 971 of them builder-direct, and the Charlotte County median recorded price was $375,000, down from $452,050 in calendar 2024 as builders added smaller homes and condominiums. On the MLS the median sold price was $405,000 at a median 58 days on market, with 3.7 months of supply on 21 October 2026.
Data updated: October 2026 (Charlotte County Property Appraiser sales file, 1 September 2025 to 8 September 2026; Lee County Property Appraiser roll for TerraWalk, 12 months to 4 September 2026; Southwest Florida MLS, closed 22 October 2025 to 21 October 2026, active and pending on 21 October 2026).
| Measure | Value | Source and window |
|---|---|---|
| Recorded qualified sales, town | 1,270 (971 builder-direct, 299 resale) | Charlotte and Lee County property appraisers, latest 12 months |
| Median recorded price, Charlotte County part | $375,000 ($193 per square foot) | Charlotte County, 1 September 2025 to 8 September 2026 |
| Median recorded price, TerraWalk (Lee County) | $653,120 | Lee County, 12 months to 4 September 2026 |
| Recorded sales under $400,000 | 634 of 1,163 in the Charlotte County part | Charlotte County, same window |
| MLS closed sales | 695, median $405,000 | Southwest Florida MLS, 22 October 2025 to 21 October 2026 |
| MLS median days on market | 58 | Same |
| MLS median sale price to final list price | 97.6 percent | Same |
| Active listings and months of supply | 212 active, 79 pending, 3.7 months | Southwest Florida MLS, 21 October 2026 |
Calendar years on the Charlotte County record tell the same story at a glance: 771 sales at a median of $440,000 in 2022, 1,109 at $424,000 in 2023, 1,160 at $452,050 in 2024 and 1,341 at $375,000 in 2025. Volume has nearly doubled while the median fell, because more of what sells is attached and entry-priced. That is a market where pricing a resale correctly, against the builder's current incentives, decides how long it sits.

Start with agents who can show Babcock Ranch work on the public record and who will register with a builder before your first visit. Check each agent's Florida licence on the DBPR record, read their Google reviews with the date in mind, and ask the ten questions on this page about builder registration, district assessments, flood zones and resale pricing. In Babcock Ranch most Google profiles carry few reviews, so the licence record and local answers matter more than a review count.
On the public record of 29 October 2026, Team John Garuti of eXp Realty carries the most Google reviews among profiles tied to Babcock Ranch at 274, and McGreevy and Comisar are second at 83 with a 4.9 rating. No agent profile with an office inside the town carries more than 12. The table on this page lists all nine qualifying profiles with their licence dates and brokerages.
You are not required to have one, but the people in a builder's model home work for the builder, and Lennar names its own company as the seller's broker. Your own agent works only for you, reads the builder contract, deposit terms and disclosure summary with you, and compares the price with recorded sales. Register your agent before your first visit, because several builders here will not recognize an agent added later.
It depends on the builder and on registration. Lennar says it does not pay cooperating brokers in every community and requires the agent to be documented at the first contact and to attend the first visit. Toll Brothers requires registration at the first visit to each community, and Meritage requires a signed registration addendum within 24 hours of the contract. Ask the builder in writing before you go.
Compare both on the record. About three of every four recorded sales in the latest 12 months were builder-direct, so builders set many of the comparables, and their incentives can make a new home cheaper than a resale nearby. A resale can offer mature landscaping, a finished street and no construction wait. Resale results vary by phase: most resales gained in older sold-out neighborhoods such as Lake Timber and Parkside, while most lost money in Northridge and Crescent Lakes.
Babcock Ranch is its own master-planned town. Most of it is in Charlotte County with a Punta Gorda 33982 mailing address, and TerraWalk and Sawgrass Lakes are in Lee County with ZIP 33920. Taxes, schools and records follow the county the lot is in.
Babcock Ranch has a special district rather than a standard community development district: the Babcock Ranch Community Independent Special District. Its FY2026 assessments run from $625.96 to $6,117.54 a year per home depending on phase and lot, and 101 of the 190 schedule rows are billed by the district directly rather than on the tax bill.
The master association fee in 2026 is $408 a quarter, $1,632 a year, including 1 gigabit fiber internet. Many neighborhoods add their own fee, and buyers pay one-time items at closing such as an $846 working capital contribution and a $368 estoppel fee.
Parts of it are. No, Babcock Ranch is an all-ages town. Regency at Babcock Ranch is 55+ under its recorded declaration, which requires at least 80 percent of homes to have an occupant aged 55 or older, and Alta Key is marketed as 55+ by its operator. There is no Del Webb community in Babcock Ranch.
At Alta Key you buy the home and lease the land under it. The operator states that leases run 99 years and that a monthly community installment adjusts each year with inflation or a minimum of 3 percent. The recorded lease, the installment amount and how resales record were not verifiable from public documents on the data date, so read the lease before you sign.
1,270 homes recorded a qualified sale in the latest 12 months, 971 of them builder-direct. The Southwest Florida MLS showed 695 closed sales in the 12 months to 21 October 2026, because many builder sales never reach the MLS.
The median recorded price in the Charlotte County part was $375,000 for 1 September 2025 to 8 September 2026, and 634 of 1,163 sales there were under $400,000. TerraWalk in Lee County recorded a median of $653,120. On the MLS the median sold price was $405,000.
Commissions in Florida are negotiable and are not set by law. Since August 2024, practices tied to the National Association of Realtors settlement require buyers working with an agent to sign a written agreement that states the agent's compensation before touring homes, and offers of compensation are no longer shown on the MLS. In a builder sale, ask whether the builder will pay your agent before you register.
Search the licensee on the Florida Department of Business and Professional Regulation site, myfloridalicense.com. The record shows the licence type, status, original licence date and the brokerage the agent works under. Every agent on this page is listed with a DBPR licence number so you can check it.
