Nothing was ranked on private knowledge, on unverified production, or on anything a reader cannot check against a public record with a licence number or a Google listing.

The profile ranked twelfth on review count carried 56. Four of the 11 RealTrends teams are on the table through their Google profile; the other seven qualified under the rule but sat below the cut line on Google reviews, which is the only criterion the cap uses.

What each criterion measures, and where it comes from.

  1. Google reviews and rating. The count and the star average displayed on the agent’s Google Business Profile on the data date. Google computes the rating as the average of all published ratings and removes reviews that violate its policies, so a count is a snapshot, not a permanent fact. That is why every count on this page is dated.
  2. Years licensed. The original licensure date on the Florida Department of Business and Professional Regulation record, counted in complete years to 24 September 2026. For a corporation listing, the corporation’s own licence date is shown and labelled as such, with the qualifying broker’s date beside it where the record returned one. One corporation record on this table carries no licensure date at all, and the cell says so.
  3. Brokerage of record. The employing broker or corporation shown on the DBPR record’s Related License Information view. Florida law requires a sales associate to work under a broker, and the record shows who that is.
  4. Office city. The city on the Google Business Profile place page, which is the criterion that put a profile on the list. Punta Gorda, FL on Google spans the incorporated city in 33950 and the unincorporated Charlotte County ZIPs that share the mailing address, 33955, 33982 and 33983, and excludes Port Charlotte and North Port.   5. Team or solo. Read from the profile’s own category and name; a listing is described as it presents itself, and where the listing is a brokerage office or carries a property-management name the cell says so.
  6. Languages. Only where the public profile lists them. No Google Business Profile in this roster lists a language, so the column is honest about that.
  7. Published production. Shown only where RealTrends Verified published it for the 2025 sales year, cited to that publication. RealTrends rankings are built from submitted production that RealTrends states it verifies, so a RealTrends figure is a published third-party number and an absent one means nothing was published, not that nothing was sold.
  8. Public record ids. The DBPR licence numbers and the Google listing behind each row, so any cell can be re-checked by anyone.

How the table is ordered. By Google review count on the data date, highest first, which is the criterion most readers check first. McGreevy and Comisar sit eighth of twelve on that column with 76 reviews at 4.9, between a brokerage listing at 87 and two listings at 72, and the page leaves the row exactly there rather than reordering the table to put the publisher on top. Where two rows tie on count, they appear in the order Google’s own local results listed them.

What is deliberately not on the table. No review text from any profile other than our own. No home addresses, even where the DBPR record carries one. No production figure that an agent or RealTrends has not published. No adjective about anyone.

That profile carries every review our clients leave, whichever county the home was in, which is why the row sits on a Bonita Springs address and still appears here: the page ranks the team a Punta Gorda seller or buyer would actually hire. Three things to read into a Punta Gorda count before you compare two of them. First, whose reviews it aggregates: the three rows above 400 are team listings that gather every client of a multi-agent team onto one profile, while the smaller rows include two brokerage office listings and a solo agent. The Florida Department of Business and Professional Regulation publishes every real estate licence at myfloridalicense.com, and checking one takes about a minute. Choose Search by Name or Search by License Number, pick the Real Estate board, enter the agent, and open the record. The record shows the licence type (Sales Associate, Broker Associate or Broker), the status (Current and Active is the one you want), the original licensure date, the expiry date, the brokerage of record under Related License Information, and any disciplinary history. Marc Comisar’s record shows the Broker Sales rank, which means he holds a broker licence and practises as a broker associate under Domain Realty; Jesse McGreevy’s record shows Sales Associate. Both records carry the Professional Association qualification, which is the P.A. after their names.

Every years-licensed figure on the Punta Gorda table came from that portal on the same day. Where a row is a corporation listing rather than a person, the table shows the corporation’s licence date and says so, because a corporation’s date and a person’s date are different facts; four rows on this table are corporation listings, and two of them also show the qualifying broker’s own licence date. One corporation record returned no licensure date in the portal at all, and that cell reports the blank rather than filling it from the profile’s own years-in-business line. Brokerage of record matters for three practical reasons. The broker is who holds your escrow deposit under Florida law, who is accountable to the Florida Real Estate Commission for the associate’s conduct, and whose name must appear in any team advertising under Rule 61J2-10.026 of the Florida Administrative Code, which is why every mention of the team on this page reads McGreevy and Comisar, Domain Realty. What a team changes is coverage and continuity. A solo agent is one licence, one phone and one calendar. It is the closest thing the industry has to a public, third-party production record, and it is the only production source this page uses. Aggregator sites publish sales figures of their own, and on our own profiles those figures disagree with each other and with RealTrends by wide margins, which is exactly why they are not on the table.

An MLS record would be more complete, but it is not public. Members can pull any agent’s closed sides from the Southwest Florida MLS, and a seller interviewing agents is entitled to ask each one for that pull. McGreevy and Comisar will hand you theirs. The RealTrends figure also settles a question sellers ask about teams. A team figure counts every side the team closed, so a large team’s 241 sides and a small team’s 123 are different kinds of number. What is the Punta Gorda market doing in 2026, and why does the agent you pick matter in a 147-day market?

Punta Gorda city single-family homes closed 46 sales in July 2026 at a median sale price of $670,000, up 22.9 percent from July 2025, with 153 active listings and 3.4 months of supply, but a median 147 days to go under contract, per Florida Realtors SunStats as published on the McGreevy and Comisar Punta Gorda guide. Inventory is tight and contracts are slow, and a market like that rewards pricing precision over listing volume.

MLS check, 25 September 2026: the Southwest Florida MLS recorded 1,077 closed home sales with a Punta Gorda address in the 12 months to 24 September 2026, at a $350,000 median, 75 median days on market and 96.9% of list price. Babcock Ranch accounts for 497 of them (median $390,000); the other 580 closed at a $360,000 median in a median 79 days (Southwest Florida MLS Matrix, City field Punta Gorda, closed 0 to 365 days, retrieved 25 September 2026).

The rest of the July 2026 snapshot tells the same story. The average sale price rose 10.7 percent to $723,038. Cash paid for 54.3 percent of closings. Sellers recovered a median 92.2 percent of original list price, up from 86.5 percent a year earlier. The median time to contract rose from 90 days to 147, and the median time from list to sale from 140 days to 181. Active inventory fell 41.4 percent from 261 to 153, which is why months of supply dropped from 7.4 to 3.4 in twelve months. Across Charlotte County in the same month, single-family homes sold at a median $353,545 and went under contract in a median 78 days, which is why a countywide statistic describes almost none of the city. A separate market widget published by RealTrends and sourced to Altos Research on 24 September 2026 showed a median list price in Punta Gorda of $429,000, inventory of 759 and a median of 91 days on market, list-side figures for the wider Punta Gorda mailing area that sit well below the city’s sold-side median.

What that means for the choice on this page. A 3.4-month supply says buyers are competing for what is listed; a 147-day median to contract says they are taking their time about it. Both are true at once in Punta Gorda because the city market is small, 46 single-family sales in a month, and many of its homes sit on canals, behind seawalls and on flood files that a buyer’s inspector, insurer and lender all read slowly. The listing agent’s job is to put those documents in front of the buyer before the buyer asks, so the 147 days are spent on a contract rather than on questions. The 92.2 percent ratio is the market telling sellers that overpricing costs about eight percent.

Under Chapter 475, Florida Statutes, a broker may operate a brokerage and hold escrow; a sales associate performs the same real estate services under a broker’s direction; and a broker associate holds a broker licence but chooses to work under another broker. What is a real estate team under Florida law?

A team is a group of individually licensed associates working under one brokerage and advertising under a shared name. Florida Administrative Code Rule 61J2-10.026 requires the brokerage name to appear in team advertising and bars the team name from being printed larger than the brokerage name. Is a Florida real estate agent my agent by default?

No. Under Section 475.278, Florida Statutes, every licensee is presumed to be a transaction broker, a limited form of representation, unless a single-agent or no-brokerage relationship is established in writing. Is Punta Gorda or Port Charlotte better?

It depends on the move.
