What owning at Babcock Ranch actually costs in 2026: master association, neighborhood dues, district assessment and golf, each with its source and date.
Almost every page that answers "what are the HOA fees at Babcock Ranch" answers with one number. There is no one number. Recurring cost here arrives in four separate layers, billed by three different organizations on three different schedules, and the layer that varies most is the one nobody publishes. A single-family home in Palmetto Landing carries $7,165.22 a year across all layers. A golf condominium at Webb's Reserve carries a reported $10,528 a year before taxes and insurance. Both are Babcock Ranch. Neither is "the" Babcock Ranch HOA fee.

This page assembles the figures we can source, with the document and date behind each one, and says plainly where the record stops. Every dollar amount below is either a first-party association or district figure, a builder's own written fee schedule, or a recorded public file. Where a number comes from a sales representative rather than a document, we say so and we do not round it into fact.

Every home in Babcock Ranch pays the master association, the Babcock Ranch Residential Association, managed by CCMC. This is the town-wide layer. It is identical for a condominium and for a custom home on an acre, and it is the only layer that does not vary by where you buy.
Most neighborhoods add a second association on top of the master. This is the layer with the widest spread, the layer that is hardest to find in writing, and the layer that most often surprises a buyer after contract. It pays for whatever that neighborhood owns rather than what the town owns: its own pool, its own clubhouse, its own gate, its own landscaping, and in attached-product neighborhoods, roof and paint reserves.
This one is not an HOA fee at all, which is why it catches people. It is a non-ad-valorem assessment levied by the Babcock Ranch Community Independent Special District and collected annually on the Charlotte County tax bill, where it prints as BABCOCK RANCH CSID. It is the largest single recurring line for most single-family owners. In the bundled-golf neighborhoods, a golf membership is not optional and not separate. It is attached to the deed, it is billed annually, and it is on top of everything above. Babcock National and Webb's Reserve both carry it. It is the single biggest reason a condominium in one Babcock Ranch neighborhood can cost more to hold than a house in another.
For 2026 the Babcock Ranch Residential Association bills $408.00 per quarter, or $1,632.00 per year, the same for every unit type. That total is three line items, not one:
Stated monthly, the all-in figure is $136.00. Three independent sources agree on it: the adopted association schedule behind our district assessments page, our own parse of the 2026 budget, and the written fee sheet D.R. Horton hands buyers at Palmetto Landing, which prints "Babcock Ranch Residential Association, $136.00 monthly" as a flat line. Three statements of the same number in three different units is about as well corroborated as a fee figure gets in this market.
A $423 per quarter figure circulates widely and is still published on competing pages. It is wrong on two counts at once. It was the 2025 all-in total, not the 2026 one, and it was never the master component on its own. The master fee went down for 2026, by $15 a quarter or $60 a year. A recurring fee that fell is unusual enough in Southwest Florida right now that it is worth saying out loud, and it is a reasonable question to put to any agent who quotes you the old number.
Per the association's own published summary: a fully staffed HOA office, the community website, the lifestyle team that runs the events calendar, fiber optic internet, two community pools, tennis, pickleball, basketball and bocce courts, more than 45 miles of groomed trails and eight community park locations, private onsite 24 hour security, and common ground and lake maintenance. The internet line alone is worth most of what a household would otherwise pay a provider, which is why comparing Babcock Ranch's master fee to a neighboring community's without adjusting for it produces a misleading answer.
Master association figures are easy to find. Neighborhood dues are not, because each neighborhood's association is administered by its own management company and none of them publish a public schedule. We hold two in writing. We are not going to estimate the rest.
From the builder's own community fee schedule, the one handed to buyers at 44696 Plumeria Street:
The twin villa pays more because its dues include pressure washing, roof and paint reserves, which the single-family dues do not. Both include the pool, the clubhouse with its meeting rooms, kitchen, billiard room and fitness center, the grand lawn, the splash pad, lot lawn care and irrigation with mulch once a year, common area landscape and irrigation maintenance, pool and bathroom janitorial, common area insurance, lake fountain maintenance and street lights. The clubhouse is open, not planned.
Webb's Reserve is bundled golf, and its condominium fee is structured completely differently. The figure quoted by Lennar's on-site representative in September 2026 is $719 per month, stated to include pest control, building insurance, a 24 hour guarded gate, all water and sewer, park and trail access, 1 gigabit internet, all lawn care and irrigation, landscape maintenance, building and area maintenance, and clubhouse amenities. Golf is billed separately at $1,900 per year, with a $30 cart fee per round and half price guest fees.
Two cautions on that $719, and we would rather flag them than smooth them over. It comes from a sales representative's written marketing, not from a recorded declaration or a management company schedule, so it is reported, not documented. And it does not say whether it sits on top of the $136 master fee or already contains it. That is the single most important question to ask before you sign at Webb's Reserve, and we say how to ask it further down this page.
Because we have the schedules for two. Publishing a plausible range for the other neighborhoods would look more complete and would be worth less than nothing to a buyer making a six figure decision on it. If you are looking at a specific neighborhood, ask us and we will get the current schedule from that association's management company before you write an offer.
These are one-time and they are easy to miss in a budget. At Palmetto Landing, from the same builder schedule:
That is $2,764 at the closing table, on top of your ordinary closing costs, and none of it is negotiable with the association. Two of the four are master association charges, so a buyer in a different Babcock Ranch neighborhood should expect the $846 and the $368 to appear regardless of builder.

Against the $294,500 median price recorded in Palmetto Landing over the trailing twelve months, that recurring total is 2.4% of the purchase price every year, before property taxes, insurance and utilities.

The twin villa's association dues are $37.58 a month higher than the single-family home's, and yet its all-in annual cost is $75.61 lower. The reason is layer three. The twin villa's district debt service is $1,228.65 against the single-family's $1,755.22, a gap of $526.57 a year, because the district's bond share is allocated by lot width and the attached product simply uses less frontage. Comparing neighborhoods or products on association dues alone will give you the wrong answer here, and it is the kind of error that only shows up after closing.
Using the reported figures: $8,628 a year in association fees plus $1,900 a year in golf dues is $10,528 a year, before cart fees, property taxes and insurance. Against the $229,000 price Lennar was quoting on its two bedroom Birkdale and Arbor plans in September 2026, that is 4.6% of the purchase price every year.
Set the two side by side and the point of this page becomes obvious. The Webb's Reserve condominium costs roughly $78,000 less to buy than the median Palmetto Landing home and roughly $3,363 a year more to hold. Over a ten year hold that carrying difference is more than $33,000 before any escalation. Neither is the wrong choice. The condominium buys a matured Nicklaus design course, a guarded gate and water and sewer inside the fee. But a buyer who compares only the sticker price is comparing the smaller number.
The table below pairs each Babcock Ranch neighborhood with its recorded scale and trading activity, taken from the Charlotte County parcel roll and recorded deed file as of September 10, 2026, against the state of our fee record for it. We publish a dues figure only where we hold the schedule. Everywhere else the column says so, because an estimate here is worse than a blank.
One note on the closings column: these are recorded deeds, not MLS sales. A buyer who signs at a builder sales centre never produces a listing, so these counts include transactions the MLS does not see. That is why we build on this file rather than on comparable sales alone.

Across every Babcock Ranch neighborhood combined the roll records 7,140 parcels, 6,491 residential lots and 4,365 built homes, with 918 qualified closings over the trailing twelve months at a $414,600 median. Two neighborhoods are deliberately absent from the table because their parcels could not be matched to a recorded plat with confidence, and we would rather leave a gap than print a number we cannot stand behind.
Babcock Ranch is not cheap to hold, and pages that present it as a budget alternative are not being straight. What it is, is legible. The district assessment is published to the dollar in an adopted public budget, the master fee is published with its three components, and the internet is inside the master fee rather than a separate bill. Most master-planned communities in Lee and Collier can match none of that.
Two figures are worth carrying into the comparison. Babcock Ranch homeowners insurance runs materially below the coastal alternative, which is the main reason a relocation buyer nets out ahead even at these carrying costs. What is the Babcock Ranch HOA fee for 2026? The master association fee is $408 per quarter, or $1,632 per year, which is $136 a month, identical for every home in the town. That is only the master layer. Your total will also include a neighborhood association fee, a district assessment on your tax bill, and golf dues if you buy in a bundled-golf neighborhood.
Is $423 a quarter still the Babcock Ranch master fee? No. That was the 2025 all-in figure and it was never the master component by itself. The 2026 figure is $408 per quarter. The fee decreased by $15 per quarter.
Does the Babcock Ranch HOA fee include internet? Yes. 1 gigabit fiber internet is inside the master fee, billed as $135 of the $408 quarterly total. This is the main reason a raw fee comparison against another community overstates the difference.
What are the HOA fees at Palmetto Landing? The Palmetto Landing association bills $260.76 per month for single-family homes and $298.34 per month for twin villas, collected quarterly, per D.R. Horton's published community fee schedule. The twin villa figure is higher because it includes roof and paint reserves and pressure washing.
What are the HOA fees at Webb's Reserve? Lennar's on-site representative quoted $719 per month in September 2026, stated to include water and sewer, building insurance, a guarded gate and 1 gigabit internet, with golf billed separately at $1,900 per year. That figure is reported rather than documented, and it does not specify whether the master fee sits inside or on top of it. Ask for it in writing.
Is the Babcock Ranch district assessment part of the HOA fee? No. It is a separate non-ad-valorem assessment collected on the Charlotte County tax bill, where it prints as BABCOCK RANCH CSID. It is levied by the Babcock Ranch Community Independent Special District, not by any homeowners association.
Which costs more to hold, a Babcock Ranch condominium or a single-family home? It depends entirely on whether the condominium is bundled golf. A golf condominium at Webb's Reserve carries a reported $10,528 a year against a Palmetto Landing single-family home's $7,165.22, despite costing substantially less to buy. Outside the golf neighborhoods the ordering generally reverses.
Do twin villas cost more than single-family homes at Palmetto Landing? In association dues, yes, by $37.58 a month. All-in, no. The twin villa's district assessment is $526.57 a year lower because the district allocates bond debt by lot width, so the twin villa's total annual cost lands $75.61 below the single-family home's.
Did Babcock Ranch HOA fees go up in 2026? The master association fee went down, by $60 a year. The district assessment went up, and the entire increase was in the operation and maintenance half rather than debt service.
Are there one-time fees when buying at Babcock Ranch? Yes. At Palmetto Landing they total $2,764: a $750 neighborhood capital contribution, an $800 irrigation hook-up, an $846 master association capital contribution and a $368 estoppel fee. The two master association charges should be expected in any Babcock Ranch neighborhood.
