This page covers the attached villas of Country Creek in Estero, Lee County, whose five homeowners' associations are registered with the Florida Division of Corporations as The Villas at Country Creek, I through V. It is not Country Creek in Altamonte Springs, Seminole County, whose master association is a different Florida corporation. Living in The Villas at Country Creek means an attached, one-story, two-bedroom, two-bath villa of roughly 1,300 to 1,400 heated square feet, built between 1995 and 1999, inside a gated Estero golf community where a golf membership comes with ownership, no equity deposit is published and a round costs a member $25.
The Villas at Country Creek is the attached-villa product of Country Creek, the community whose recorded and corporate name is The Villages at Country Creek. It is one of three product families that the plats, the state register, the county roll and the MLS divide the community into, alongside the detached Villages and the River's Reach condominiums. The Country Creek master board is elected by product district, and villas are District 2.
No county parcel record names a villa plat. Every villa parcel's legal description begins with the Villages plat name, and the five villa associations are corporate overlays on those platted lots. That is why a parcel search for the words Villas at Country Creek returns nothing, and why we identify the neighborhood by street and by the state register instead.
Four streets hold only villas: Candlewood Hollow (93 parcels), Willow Way (19), Calico Court (8) and Weathered Vane Way (2), a total of 122 on the county roll. A fifth street, Country Barn Drive, mixes villas and detached homes, and the roll cannot separate them, so we leave its 140 parcels out of the 122. The 1994 zoning action behind the villas allows up to 265 attached units, so the true villa count sits between 122 and 265. Treat 122 as the floor.
The public record supports three uses of the property: a low-maintenance seasonal base, a bundled-golf home at a price well under a detached house, and a rental where the association allows one. We read those from the price, size and fee structure of the villas, and we describe the property, never the people who own or rent it.
The club is the master association's and is open to every resident: an 18-hole executive golf course, five pools including a satellite pool on Candlewood Hollow, five tennis courts, a fitness center and bocce. The clubhouse itself has been under renovation since demolition began on April 13, 2026, so administration, the pro shop, dining and the bar are running from temporary facilities as of September 2026, and that is the most important current-conditions fact for a tour.
Six things buyers sometimes assume. No pickleball: the Village of Estero denied a limited development order for it on July 25, 2023. No published fee sheet: neither the master association nor any of the five villa associations posts a current assessment. No new construction: every villa was built by 1999, so every sale is a resale. No water access: the Estero River is a view, not a launch. No CDD: the tax bill carries no community development district assessment. No published villa count: the county cannot separate every villa from a detached home, so the number is a range.

Every closing in the file was marketed through the MLS. The list shows the shape of the market: from 2022 through early 2025 most villas sold within days and many at or above list, and since the third quarter of 2025 most have taken months and closed below list. One March 2026 closing carries an MLS living area of 1,774 square feet, larger than any parcel on the four villa-only streets, so it may sit on Country Barn Drive; we leave it in the record and flag it.
In the last 12 months we tracked 10 closings, from $210,000 to $355,000. Four were plain two-bedroom villas at $215,000 to $308,000 (median $277,500, n = 4, even, the mean of $260,000 and $295,000, a small sample); five were two-bedroom-plus-den villas at $210,000 to $355,000 (median $340,000, n = 5, a small sample); one was marketed as a three-bedroom at $329,900. Five of the 10 took more than 90 days to sell. Ten is the threshold, so read the $301,500 median as a description of ten sales, not a forecast.
The five closings in months 13 to 24 had a median of $362,000 (n = 5, small sample), and the seven in months 25 to 36 a median of $370,000 (n = 7, small sample). Against the earlier year, the $301,500 of the last 12 months is $60,500 lower, a fall of about 17 percent (our arithmetic on small samples). The direction is the finding, not the exact rate.

The pattern is a plateau from 2022 through 2024 at $367,000 to $380,000, when villas moved in a median of 5 to 11.5 days, then a slide through 2025 and a lower 2026, when the median days on market rose to 64.5 and the median sold-to-list ratio fell to 94.8%. Three of the seven 2022 sales closed above list, and one 2024 sale closed at $300,000 against a $299,000 list.
The county roll records two bedrooms on all 122 parcels on the villa-only streets. The MLS labels 18 of the 33 closings "2 and den" and 13 plain two-bedroom, with two marketed as three-bedroom. Over 60 months the 18 den villas had a median of $358,500 (n = 18, even, the mean of $355,000 and $362,000) against $355,000 for the 13 plain two-bedrooms (n = 13). Over the last 12 months the gap widened, $340,000 (n = 5) against $277,500 (n = 4), both small samples. We treat the den as a marketing label, not a recorded room, and we would not price a villa off it without seeing the floor plan.
On September 29, 2026 the MLS showed two Villas at Country Creek actives: a two-bedroom-plus-den villa of 1,382 square feet listed at $325,000 with 174 days on market, and a two-bedroom villa of 1,310 square feet listed at $249,900 with 129 days on market. The median asking price is $287,450 (n = 2, a small sample). Two actives against 10 closings a year is about 2.4 months of supply at the 12-month pace (our arithmetic), which sounds tight but hides the fact that both listings have already sat for months.
The county's qualified recorded sales cover more years than the MLS. County figures are recorded deed prices flagged as qualified arm's-length sales on the four villa-only streets, and they are never compared here with MLS square-foot figures.

The county file holds 121 qualified sales on these streets in all, including six recorded in 1997 and 1998 at medians of $77,850 and $46,500, far below any finished villa, so we read them as lot or tract conveyances during build-out and not as resale prices (our inference). Since September 29, 2025 the county file shows 5 qualified sales at a median of $329,900 (a small sample). From 2021's $256,250 to 2023's $399,000 is a rise of about 56 percent, and from 2023 to 2026's $308,000 is a fall of about 23 percent. The 2011 median of $143,000 is the floor of the modern file, and 2023 is about 2.8 times that. Small counts move medians, so we describe the direction and not a precise rate.
This is a public-record sale, not one of ours, and it is the most recent Villas at Country Creek closing. A two-bedroom-plus-den villa of 1,361 square feet closed in September 2026 at $210,000 after 21 days on the market, against a final list price of $225,000. Four things stand out. It is the lowest price in the 60-month MLS record, and its $154 per MLS square foot is the lowest too. It closed at 93.3% of list, in line with the 93.7% 12-month median. It closed $50,000 below the June 2026 sale of a 1,310 square foot two-bedroom villa at $260,000. And it shows where a buyer showed up: a villa priced at $225,000 found a buyer in three weeks, while the two active listings, at $249,900 and $325,000, have sat 129 and 174 days.
For the buyer, that sale carried costs the price does not show: the villa association's dues, the master association's assessment, any capital or transfer charge the documents require, and the county's solid waste line on the tax bill. No source publishes the first three, which is why the estoppel certificate matters more here than at most communities.

The Villas at Country Creek began in 1995, when the first of five villa homeowners' associations was filed with the Florida Division of Corporations on April 3, and the villas were built out through 1999. The last association was filed in November 1997, and Willow Way, the last villa street, was completed in 1998 and 1999.
Country Creek was built between 1988 and 2001 on 282.33 acres. The first builder, Weiner Homes, opened its sales office in February 1988. The association's own history says C&S Town Home, a land-holding company bought by GE Financial Group, took the community over around 1989 and 1990, and that US Home took it over outright on January 21, 1994 and built the condominiums and the villas from 1995. That ownership window produced every villa here.
The Florida register lists the five associations with filing dates of April 3, 1995 (The Villas at Country Creek Homeowners Association, N95000001601), November 16, 1995 (II, N95000005474), February 2, 1996 (III, N96000000662), August 23, 1996 (IV, N96000004463) and November 7, 1997 (V, N97000006324). All five are active, and each shows a 2026 annual report. II and III each carry a reinstatement filed in 2001, on March 22 and November 21, which means each lapsed once and was revived, so a title agent should confirm good standing on the association in question. The filing sequence follows the build sequence, and it runs I through V in order, unlike the neighboring River's Reach condominiums, whose fourth phase was built before the third.
The county roll's year-built field runs from 1995 to 1999 across the 122 villa parcels on the four villa-only streets, with a median of 1997. Calico Court is the oldest, with all eight villas dated 1995. Candlewood Hollow, the largest street, runs 1996 to 1998. Willow Way, 1998 and 1999, was the last villa product built in the community, and Weathered Vane Way, two villas, is dated 1999. Every villa is older than the 2002 Florida Building Code date, which matters for insurance and is covered below.
Lee County approved Country Creek for 985 dwelling units, and 966 were built. The community roster we keep for this tree carries the 1994 planned-development action as PD-94-029, approving up to 265 single-family attached units, which is the ceiling for the villas. The county roll gives the floor: 122 parcels on the four streets where every home is a villa. The truth sits between them, and it turns on Country Barn Drive, where villas and detached homes share the street. We could not open the county's zoning resolution text to check the 265 figure, because the county's records viewer returns only a script shell, so we treat it as a roster figure and not as a quotation from the resolution.
A villa at The Villas at Country Creek is an attached, one-story, two-bedroom, two-bath home of 1,293 to 1,412 heated square feet on the county roll, with a median of 1,373, built between 1995 and 1999 on one of four villa-only streets.
The 2026 Lee County roll shows 122 residential parcels on the four villa-only streets, every one coded single-family use, every one two bedrooms, with heated area from 1,293 to 1,412 square feet (median 1,373) and years built from 1995 to 1999 (median 1997). The MLS living area for closings runs from 1,292 to 1,774 square feet, and the one large figure looks like an outlier from another street. The narrow roll range is the useful one: these villas are close to a single size, so a price gap between two villas is mostly condition, location on the street and time on the market, not square footage.
The roll shows all 746 single-family-use homes in Country Creek as one story, and the villas are attached, sharing walls with a neighbor, so the buyer's questions are the shared-wall ones: which party owns the roof, who insures the shared structure, and who paints the exterior. None of those answers is published for the villas, and the villa association's declaration or the estoppel is where they live.
The MLS marks many of these villas "2 and den." The roll does not record a den as a room, so a listing that sells the den should show the floor plan. The bedroom count that a lender or an insurer will use is the county's two.
Candlewood Hollow holds 93 attached villas built 1996 to 1998, sits in plat Unit 5, and has its own satellite pool on a common-element tract. The county's 2026 median just value is $256,993, an assessment and not a price. Turnover is comparatively low, at 14.0 percent in our Country Creek count. Its principal association filing address is on Candlewood Hollow itself.
Willow Way has 19 attached villas from 1998 and 1999, the last villa product built in Country Creek, with a 2026 median just value of $262,278. Calico Court has 8 villas, all built in 1995, at $264,171. Weathered Vane Way has 2 villas from 1999 at $284,929. These three courts are small enough that a single listing on any of them is meaningful supply, which is the argument for watching the street and not the community. Every value in this section is a county just value, an assessment, and never a sale price.
County qualified sales since 2023 total 23 on the four streets: 14 on Candlewood Hollow (from $308,000 to $435,000), 7 on Willow Way ($260,000 to $415,000), 2 on Weathered Vane Way ($355,000 to $377,000) and none on Calico Court. Those figures are county recorded prices, so they will not match the MLS rows above one for one, and the street counts are small samples.

Every amenity at Country Creek belongs to the master association and is open to every resident, villas included: five pools, five tennis courts at two locations, a fitness center, bocce and horseshoes, all on the club's own published rate and amenity pages.
The club states that it has five pools available to residents and their guests every day from dawn to dusk. The county's pool flags confirm four of them, and one of the four is the villa satellite pool on Candlewood Hollow, a master amenity on a common-element tract. Whether any pool is heated is not published, and we do not assume either answer.
The club lists five recently renovated tennis courts: four lighted clay-style courts and one hard court. There is no pickleball. On July 25, 2023 the Village of Estero's Planning, Zoning and Design Board denied a limited development order that would have allowed it on one court, citing the proximity of the nearest homes. The Estero SportsPark facility about 1.4 miles away is planned to add indoor pickleball courts in early 2027.
The fitness center is on the clubhouse lower level, with 24-hour access by key card for a one-time $25 fee at the Administration Office. The club also publishes bocce, a horseshoe pit, a cornhole league on tennis court 5, Wii bowling, water aerobics on Monday, Wednesday and Friday mornings, and a resident calendar of book, card and game clubs.
There is no marina, boat ramp or boat storage, no spa or hot tub, no dog park inside the community, no valet trash, and no pickleball. Waste Pro collects garbage, recycling and yard waste curbside on Tuesdays.
Golf is bundled with ownership at Country Creek: a membership comes with the home, no equity deposit, initiation fee or membership certificate is published, and a member still pays $25.00 to play 18 holes on the club's May to October 2026 rate card, before tax.
The course is an 18-hole executive layout of 3,871 yards from the back tees and par 61, made of eleven par 3s and seven par 4s, designed by Gordon G. Lewis, opened in October 1988 and seeded with Champion grass in a 2007 renovation. It is semi-private and open to the public from May 1 through October 31. The member green fee is $25.00 and the guest fee is $45.00, both before tax.
A round finishes in well under four hours, the course is walkable, and it is playable at any age. A low-handicap player who wants a championship test every round will find it short, and a buyer who wants golf every day will not.
Homes were first marketed in 1988 with an equity membership. Today the community is member-owned and non-equity, and the 966 owners own the club through the master association. Do not repeat a claim that Country Creek never had equity membership; the association's own history records it.
The Country Creek clubhouse is a construction site as of September 2026, the master association has an $8 million phased renovation plan, and a lawsuit filed on January 21, 2026 asks a Lee County court whether the plan's special assessment needed a membership vote first.
Demolition began on April 13, 2026. The association's photo series describes removing six of nine columns in the dining and grill rooms, relocating the bar, a vaulted lobby ceiling, larger windows toward the first hole, and rebuilt downstairs activity rooms. The Master Board publishes a weekly Tuesday Clubhouse Report, which a buyer can ask to see.
The case is number 26-CA-000387 in the Circuit Court of the Twentieth Judicial Circuit for Lee County, filed January 21, 2026 as a complaint for declaratory judgment and injunctive relief. It asks whether Section 5.1 of the master Declaration required a membership vote before the board levied a special assessment for the Clubhouse Project. We identify it by docket number, not by party names.
The amount of the special assessment is not in the public record we could read, the outcome is unknown as of September 2026, and the vote threshold in Section 5.1 is not verified. We publish no assessment figure, and the villa buyer's estoppel is the document that shows any current or pending special assessment on a specific home.
If you are buying, ask in writing before your inspection period ends what special assessment balance is on the villa, whether any part is payable after closing, and how it splits between the master and the villa association. If you are selling, the assessment will come up in every serious buyer's review, and a seller who holds the estoppel at listing controls that conversation. The association has funded large capital work in phases for two decades, including a 2008 water-tank assessment that was partly refunded after a $247,000 grant, which is context and not an answer to the Section 5.1 question.
No HOA fee for The Villas at Country Creek is publicly sourceable, and this page publishes none: the master association keeps its budget and assessment schedule behind a members-only login, and none of the five villa associations publishes a fee sheet.
Every real-estate site that prints a Country Creek dues figure is a brokerage or lead-generation site showing no document, and no two agree. One figure is documented: the master association's 2025 operating budget shows total expenses of $6,441,410, recited in the public court filing above. That is gross expense, covering golf, food and beverage, roads, gates, bridges, lakes and insurance, and it is not the assessment; the club's own revenue offsets part of it, and the net per home cannot be computed without the adopted budget.
A villa owner pays the master association's assessment and exactly one villa association's assessment. That structure is established; the amounts for a villa are not published. Any single number for "the HOA fee" is wrong for some villa.
The master association's own explanation is that common grounds are maintained out of the master assessment, sub-association land out of the sub-association's assessment, and private lots by the owner. Our Country Creek research notes that villa and condominium owners generally receive exterior grounds maintenance through their sub-association. Treat that as a confirm-per-address item: what the villa association mows, paints, roofs and insures is a declaration question, not a public fact.
The community runs Hotwire Fision fiber, and the association carries its own channel on that system, so television and internet are very likely in a bulk arrangement. The package, speed and per-home rate are not published, so confirm what your bill includes.
The estoppel certificate states the regular assessment for the specific villa, its frequency, any special assessment, and any transfer or capital contribution due at closing. A buyer should request it early and read it before the inspection period ends.

A villa's carrying cost has four layers: the master association's assessment, the villa association's assessment, the property tax bill, and the utilities and insurance that no association collects. Only the tax layer can be computed from public records, so this section works that layer through and names the documents that settle the others.
The 2025 billed millage for the Village of Estero and Estero Fire taxing district was 13.0214 mills, from the county's 2025 millage book, and not the 13.0449 proposed rate. As an illustration, our arithmetic on the 12-month MLS median of $301,500 as if it were a taxable value: $301,500 times 13.0214 mills is about $3,926, and adding the $366.39 Lee County solid waste line that our Country Creek guide records for single-family-use parcels with cart service gives about $4,292. It is an illustration, not a bill. A sale price is not an assessment, and Save Our Homes resets at a sale, so a new owner's first taxable value can differ sharply from the seller's capped bill. Nobody has published a Candlewood villa's actual bill, so confirm the solid waste line on the tax bill for the address.
There is no community development district assessment on the Country Creek tax bill. The only non-ad-valorem line is Lee County solid waste, at $366.39 for garbage-type R single-family cart service and $18.31 for the River's Reach condominiums.
Water and sewer are billed by Lee County Utilities and electricity by Florida Power and Light, individually metered and paid by the owner. Insurance is the owner's, and the roof is the biggest lever on it.
In Lee County the seller customarily pays the owner's title policy and documentary stamp tax on the deed, at $0.70 per $100 of price, and the contract controls; see our seller costs research for the full list. A buyer pays the buyer's costs and the estoppel where the contract puts it on the buyer.
Section 720.30851 of the Florida Statutes sets a base estoppel fee cap of $250, plus up to $150 if money is owed and $100 for delivery within three business days, and it directs the state's Division of Business and Professional Regulation to index those caps for inflation every five years. Our 2026 seller-cost research shows the indexed figures at $299 standard, $119 expedited and $179 delinquent. Read the certificate's stated fee against the current statute and ask which figure the association is charging. The certificate must be delivered within 10 business days of a written or electronic request and is effective for 30 days, or 35 if mailed.
The recorded document that governs a villa is the master Declaration of Covenants, Conditions and Restrictions for The Villages at Country Creek, recorded in Official Records Book 1940, Page 1328 of the Lee County public records, together with the villa association's own documents and the association's Rules and Regulations.
The master Declaration and its Rules and Regulations answer pets, vehicles, storage, overnight parking, leasing minimums and gate procedure. The villa association's documents answer exterior maintenance, insurance of shared structure, and villa-level assessments. The estoppel answers money.
The association states that completed architectural forms are typically reviewed and decided within two to three business days, a much shorter window than many Florida associations publish. Changes to your own lot go to the Architectural Review Committee on an ARC form, and requests about common grounds go to the Common Grounds Committee. The association also keeps an approved-contractor list, available from the Administration Office, which matters to a buyer planning renovation.
The master association is self-managed on site at the Administration Office. The Villas at Country Creek Homeowners Association filings list MyTown Communities of Fort Myers on the first, second, third and fifth associations, and Compass Rose Management of Cape Coral on the fourth (Florida Division of Corporations, retrieved September 2026). We found no age restriction in any first-party source for The Villas at Country Creek, and no recorded declaration that qualifies it as housing for older persons under the federal Housing for Older Persons Act. Federal and Florida fair housing law protect families with children, and a community may keep an age restriction only by meeting that law's specific conditions.
Treat the villas as not age-restricted unless the recorded documents say otherwise, and confirm in the declaration and the estoppel. We describe the homes, not the residents.
Leasing is permitted with a requirement and an approval process, but the minimum lease term, the number of leases per year and any waiting period after purchase are not published for the villas, and this page states none of them.

No. The villas are five homeowners' associations under Chapter 720 of the Florida Statutes, not condominiums under Chapter 718, so the milestone inspection and structural integrity reserve study duties in section 553.899 and the condominium reserve rules do not apply to them. The only Chapter 718 condominium at Country Creek is River's Reach.
A buyer used to condominium diligence should swap the questions. Ask for the villa association's budget and reserve schedule, the master association's budget, and the estoppel, and ask how shared-wall and roof maintenance are funded.
Chapter 720 controls the estoppel certificate, official records access and assessment collection for homeowners' associations. The estoppel timing above comes from section 720.30851, and the association-records right is in section 720.303.
All four villa-only streets are outside FEMA's Special Flood Hazard Area, in Zone X, but every Country Creek parcel is in Hurricane Evacuation Zone A, which is a separate designation, and the roof's age drives the insurance conversation for a 1990s villa more than any flood line does.
Country Creek is inside the incorporated Village of Estero, FEMA community identification 120260, and not in unincorporated Lee County. On our Country Creek street-by-street table, Candlewood Hollow, Willow Way, Calico Court and Weathered Vane Way are all Zone X with no parcel in the Special Flood Hazard Area, as is Country Barn Drive. The Special Flood Hazard Area follows the Estero River and reaches other streets in the community. A federal flood insurance mandate attaches only inside that area, so a villa buyer with a mortgage is not required by federal rules to carry flood coverage, though a lender or insurer may still ask for it.
The governing map for Country Creek in 2026 is FEMA's revision under case 25-04-3811P, effective February 5, 2026, which replaced the 2022 panels. A buyer working from an older flood certificate or listing remark should have the zone confirmed against the current map for the address.
The hurricane evacuation zone and the FEMA flood zone are different designations, made by different agencies for different purposes. Lee County GIS returns Zone A on every Country Creek parcel because modeled surge follows the Estero River corridor. Zone C begins a few hundred feet east of the community's boundary. The Village of Estero explains on its own flood page that flood zones, evacuation zones and surge are three different things.
USGS surveyed two Ian high-water marks on the Estero River at the US 41 bridge on October 3, 2022, at 10.77 and 10.83 feet, 0.65 miles downstream of the community's western edge, against a local base flood elevation of 13.7 to 15.0 feet. Ian's surge, on that record, did not reach the base flood elevation at Country Creek. We say no documented structural damage and not no impact, and we found no source that documents villa-street damage.
Every villa was built before the Florida Building Code took effect on March 1, 2002, so the original construction cannot claim the code-compliance wind credit. Section 627.7011 of the Florida Statutes bars an insurer from refusing to write or renew a policy solely because a roof is under 15 years old, and lets a homeowner with a roof 15 years or older have an inspection before an insurer requires replacement. Section 553.844 governs when a re-roof must meet current code. The wind-mitigation form is the state's OIR-B1-1802, and any inspection ordered this year should be on the current revision. The roof permit date is a price-setting fact: ask the seller for the permit and order the wind-mitigation report in due diligence.
Citizens Property Insurance Corporation requires flood insurance on all of its policies from January 1, 2027, with condominium unit-owner and tenant policies carved out. A villa owner's homeowner policy is not a unit-owner policy, so a buyer who places wind coverage with Citizens should budget for a flood policy from that date even in Zone X. At the end of April 2026 Citizens had 6,508 personal residential policies in Lee County, at an implied average premium of $2,197 (our arithmetic on Citizens' published totals), and that average spans every vintage in the county, so it is not a quote.
The Village of Estero is a Community Rating System Class 6 community, which gives a 10 percent discount on federal flood premiums outside the Special Flood Hazard Area and 20 percent inside it. Unincorporated Lee County's Class 5 figures do not apply here.
The Village's substantial-improvement rule is a floodplain-management rule, and none of the four villa streets is in the mapped hazard area, so we do not expect it to govern a villa project. Confirm with the Village for a specific address before you plan a large renovation.

The Villas at Country Creek has no zoned school: Lee County assigns students through a Residential Choice Proximity Plan, in which families rank every school in their zone and placement runs by lottery. Country Creek sits in elementary Proximity Zone Q, middle school Zone GG, and high school South Zone, Sub-zone 3, under the 2026-27 Student Enrollment Plan.
The Village of Estero's schools page and many listings still say a community is zoned for a named elementary, middle and high school. That was true under the pre-2023 model. Fixed boundaries were replaced for elementary in 2023-24 and for middle school in 2024-25.
Families rank every available school in their zone, and placement is by lottery. Residence within two miles of a school earns the top proximity preference and also means no district bus, in the district's own words. For 2026-27 the choice application was due February 27, 2026.
A family that closes after the choice application deadline does not enter the lottery, and a student new to the district is placed first-come, first-served at whatever school has a seat. If school placement matters, the closing date and the lottery calendar are the same decision.
Under the 2026-27 transportation table a Sub-zone 3 residence receives district transportation to Estero High, Bonita Springs High and South Fort Myers High.
Private and charter options are within reach in Estero, and Florida Gulf Coast University is about four miles away. Check current tuition and enrollment directly with each school.

A Country Creek home is regulated by the Village of Estero, not Lee County, so permits, floodplain determinations and inspections go through the Village's Community Development office, and roof and window permits are the ones that matter most for a villa's value and its insurance.
The Village of Estero's Community Development office is at 9401 Corkscrew Palms Circle, telephone 239-221-5036. Ask for the permit history by address before you buy a villa, and ask the seller for the roof permit.
A roof permit from 2004 to 2006 puts the roof at 20 to 22 years old today, past the 15-year insurance line, and one from 2017 to 2019 or 2022 to 2024 keeps it inside that line for years. There is no public dataset of roof ages, because the county roll carries year built and not roof age.
Estero publishes disaster-recovery permit guidance for storm repairs. We could not open that Village document from our research connection, so we do not summarize it.
Within about a mile of Country Creek, 525 residential units were filed or approved between September 2024 and September 2026, a fully grant-funded flood pond is in design, and the I-75 widening begins in late 2026, all on Village of Estero and state records.
The Village owns land behind the post office on Three Oaks Parkway where a roughly $6.5 million stormwater pond, funded by a FEMA Hazard Mitigation grant and a disaster-recovery block grant, is in design and permitting. It names Villages at Country Creek as a beneficiary. It is not built.
The Village's capital plan carries a stormwater project called Villages at Country Creek Bypass, a 2020 planning estimate of $693,600 to widen a swale so water bypasses a narrow section of the Estero River's North Branch inside the community. That is a planning-sheet figure and not a current bid.
TRG Estero, proposed 370 multifamily units and retail about 0.85 miles away, had a public information meeting on May 19, 2026 and no vote. Summercrest, 154 two-story townhomes at Corkscrew Road and Sandy Lane, expects construction late 2026.
FDOT's I-75 project from north of Golden Gate Parkway to south of Alico Road is a $600 million-plus build starting late fall 2026 and running about four years. The Corkscrew Road widening under construction is 2.4 to 4.1 miles east of the community, and the segment in front of the gate is shown as beyond 2035. The Sandy Lane bike and pedestrian path was defunded in June 2026.
The Villas at Country Creek sits on Corkscrew Road between US 41 and Three Oaks Parkway, west of I-75, with a Publix inside two miles, I-75 exit 123 about 1.9 miles away and Southwest Florida International Airport about 20 minutes in free-flow conditions.

Lee Health Coconut Point has a 24-hour emergency department about 5 miles away, and it is an emergency department, not an inpatient hospital. The Village of Estero lists Gulf Coast Medical Center and NCH North Naples Hospital among the nearest hospitals. A walk-in urgent care is under a mile, and Southwest Florida Proton is about 2 miles away.
Waste Pro collects curbside on Tuesdays, Lee County Utilities bills water and sewer, Florida Power and Light provides electricity, and Hotwire provides the community's fiber television and internet.

The roster's 12-month counts sum to 48 closings across the three, and the Villas' 9 became 10 in our later pull. Read the table as relative turnover: the Villages trade most in absolute terms. Ten Villas closings on the 122-home floor is about 8 percent of the homes in a year, and on the 265-home ceiling about 4 percent, against about 4 percent for the Villages (27 closings on 624 homes), our arithmetic.
Over the last 12 months the Villas' MLS median was $301,500 (n = 10) and the Villages' was $355,000 (n = 27). Over 60 months the gap was $355,000 (n = 33) against $421,000 (n = 135). Both are MLS medians for the same windows, so they compare cleanly with each other, though neither compares with a county figure.
The county lists the Villas as one story and two bedrooms on every parcel, which is why the neighborhood has a narrow price band, while the Villages spans two, three and four bedrooms across a much wider range of heated area. The condominium regime at River's Reach is the one place where Chapter 718 duties apply.

The Villas have fewer sales, so their medians move more on any single closing; the 12-month Villas figure is a small-sample result at n = 10. The Villages have a larger and steadier record. The Villas' months of supply looks tighter than the Villages', but both Villas actives have sat 129 and 174 days.
The one-story, single-size villa is the simpler purchase to compare, because the size is nearly fixed. The tradeoff is fewer choices of floor plan and, in the MLS, a "den" label that the county roll does not record.
The Villages offer three-bedroom and four-bedroom homes and larger heated areas, but the Villages also include the community's estate and fairway product, and their price band is wider. Which association governs a specific Villages home is its own question.
Both neighborhoods sit inside the same master association, the same gate, the same clubhouse project and the same lawsuit. A buyer in either pays the master assessment plus one sub-association assessment, and neither amount is published.
