McGreevy and Comisar, Brokered by Domain Realty

By Jesse McGreevy and Marc Comisar, Domain Realty. Updated September 2026.

Buying a home in Country Creek means choosing one of three markets behind one gate: a house or villa in the Villages at Country Creek or the Villas at Country Creek, both governed by Chapter 720, or a two-bedroom condominium in one of five River’s Reach associations governed by Chapter 718. Each has its own disclosure rules and cancellation right, and its own price: the Southwest Florida MLS recorded 49 closings at a $295,000 median in the 12 months to September 29, 2026. This page is the step-by-step purchase path, from the offer to the keys. For the full portrait of the community, its plats, associations, golf, flood record and schools, read our Country Creek community guide.

If you are choosing a team before you choose a home, our guide to the best real estate agents in Estero compares the village’s teams on the public record. If you already own in Country Creek and are selling to buy, start with how we sell homes in Country Creek and what your Country Creek home is worth. Comparing more of the area first? Our Estero buyer guide covers the village, and buying a home in Meadows of Estero shows how a condominium purchase differs. The condominium side of Country Creek has its own guide, River’s Reach at Country Creek.

Key Takeaways

Country Creek buyers who read nothing else on this page should know these ten facts, each sourced in the sections below. They decide your price, your paperwork and your deposit more than any listing photo will.

  • Three markets, not one. In the 12 months to September 29, 2026, Villages homes sold at a $355,000 median (27 sales), Villas at $301,500 (10) and River’s Reach at $226,500 (12).
  • Two disclosure rules. A Villages or Villas buyer has a 3-day, non-waivable right to void after receiving the HOA disclosure summary, and a River’s Reach buyer has 7 days under Chapter 718.
  • There is negotiating room. The median closing was 94.9% of list price, and only 7 of 49 closed at or above list.
  • Supply is moderate. Twelve listings were active on September 29, 2026, about 2.9 months of supply.
  • There is no CDD. The only non-ad-valorem line on the tax bill is Lee County solid waste, $366.39 for a house and $18.31 for a River’s Reach condominium.
  • The association does not publish its assessment. The estoppel is where you see it, with a statutory cap of $250 on the base fee.
  • The clubhouse is under construction and an assessment is disputed. An $8,000,000 phased plan is under way and a January 2026 lawsuit asks whether a vote was required.
  • Golf is bundled, with a $25.00 green fee. There is no initiation fee published, and a member pays $25.00 for 18 holes on the May to October 2026 card.
  • 83.4% of parcels are FEMA Zone X, and every parcel is evacuation Zone A. Ask for both maps for the address you want.
  • Every building predates the March 1, 2002 building code. The roof permit date and a wind mitigation report drive your insurance quote.

What Does It Take to Buy a Home in Country Creek?

Buying in Country Creek takes a budget matched to a family, a written buyer agreement, the correct disclosure package, an estoppel read before your window closes, an inspection and insurance quote for a pre-2002 home, and a contract timed around any association approval. Most Country Creek homes cost between $195,000 and $560,000, and the family decides where yours sits.

Match Your Budget to a Family

A River’s Reach condominium sold at a $226,500 median, a Villas villa at $301,500 and a Villages home at $355,000. The families differ in structure, association and disclosure, so we set the family before the price.

Know Which Disclosure Rule You Are Under

A Villages or Villas buyer has the 3-day right under section 720.401, and a River’s Reach buyer has the 7-day right under section 718.503, so the same purchase price carries a different clock depending on the address [Source: Section 720.401, Florida Statutes]. This is information, not legal advice; your closing agent confirms.

The Documents That Decide Your Deposit

The estoppel, the recorded declaration for the sub-association, the rules, the current budget if released, the roof permit, the wind mitigation report and the flood determination are the seven pieces we read first. We write up what each means for you.

The Timeline From Offer to Keys

A typical purchase runs from the accepted offer through the inspection and insurance window, the estoppel and any approval, the appraisal and the closing. We build the calendar backward from the estoppel’s 10 business day delivery and its 30 or 35 day life.

How Do We Track the Country Creek Market for a Buyer?

We track the Country Creek market from three sources that we keep separate: the Southwest Florida MLS for listings, days on market and sale-to-list, the Lee County Property Appraiser for recorded county sales, and the association’s own published statements. Each number on this page names its source and its window.

Data updated: September 2026

The MLS Record

The MLS gives the list price, the sale price, the days on market and the subdivision field, which separates the Villages, the Villas and River’s Reach. The window here is the 12 months to September 29, 2026 [Source: Southwest Florida MLS].

The County Record

The county records every qualified improved transfer: 54 in the 12 months from September 2025 at a $311,500 median, against 49 MLS closings. Our county pull matched 988 parcels, the 966 homes plus association-owned tracts. It carries no days on market.

The Association Record

The master association publishes its rates, its clubhouse plan and its Tuesday clubhouse report, but not its assessment or budget. Where a fact is unpublished, we say so, and the estoppel is the answer [Source: Country Creek community website].

What Is the Country Creek Market Like for Buyers Right Now?

Country Creek is a moderate-supply market for buyers right now: 12 active listings, about 2.9 months of supply, a median 81 days on market and a median closing at 94.9% of list. Homes priced to their family’s recent closings sell, and homes above it sit, which gives a well-informed buyer room to negotiate.

Data updated: September 2026

Supply and Pace

Twelve homes were active on September 29, 2026, against a pace of about 4.1 closings a month. Nine of the twelve are in the Villages, two in the Villas and one in River’s Reach, and their median list price is $319,950.

Where Buyers Have Negotiated

The median sale price was 94.9% of list, and only 7 of 49 closed at or above list. Eleven closings took 30 days or fewer, and 21 took more than 90, so a listing that has sat for months is a negotiating opportunity.

When Country Creek Homes Close

Twenty-one of the 49 closings fell between January and April 2026, with 10 in March. August was the quietest month, with 1 closing. Buyers who tour in season meet the seasonal market, so we line up the documents before you tour.

What Falling Prices Mean for You

The 12-month median of $295,000 is 17.1% below the year before and 20.5% below the 60-month median of $371,200. We do not forecast, and we show you which recent closings your target home should be compared with.

Thinking of Buying in Country Creek? Start With the Real Numbers

Country Creek is a community where the generic answer is almost always wrong, because a Villages house, a Villas villa and a River’s Reach condominium carry different associations, disclosure clocks and a $348.08 solid waste difference on the tax bill ($366.39 against $18.31). What the Sales Tell a Buyer

Across the year, 2 bed 2 bath homes closed at a $248,000 median (18 sales), 2 bed plus den homes at $350,000 (19 sales), 3 bed homes at $350,000 (9 sales) and the two 4 bed homes at a $529,500 median. Bedroom count and living area explain more of the spread than the community name does.

What Does a Country Creek Home Cost by Family?

A Country Creek home costs $226,500 at the River’s Reach median, $301,500 at the Villas median and $355,000 at the Villages median, over the last 12 months. Per square foot the gap is $188.20, $211.70 and $243.20, so the family, not the community, sets your budget.

A Caution on the River’s Reach Numbers

One MLS record filed under River’s Reach (February 27, 2026, $500,000, 2,059 square feet) does not fit the county’s 1,125 to 1,238 square foot range for the 220 condominiums, so the River’s Reach median is best read together with the county record.

How Do Country Creek Prices Compare With Nearby Estero Communities?

Country Creek’s $295,000 median sits in the middle of Estero’s value tier: above Breckenridge at $235,000 and Villagio at Estero at $270,000, below Fountain Lakes at $335,000 and Copper Oaks at $346,000, and far below Stoneybrook at $420,000 and Pelican Sound at $550,000, all from the same September 2026 pull.

What the Benchmark Means for Your Offer

Country Creek takes 81 median days against 55.5 at Breckenridge, 88 at Villagio at Estero, 63.5 at Fountain Lakes and 25 at Pelican Sound. A slower community gives a buyer more time and more room, and a faster one rewards speed.

Country Creek vs Breckenridge: Which One Should You Buy In?

Country Creek and Breckenridge are both gated, bundled-golf communities in Estero, so a buyer often tours both. Country Creek offers 966 homes across five housing products at a $295,000 median with pay-to-play golf; Breckenridge offers 842 residences in 16 villages at a $235,000 median with no resident green fees. Both figures are 12-month closed MLS sales to September 29, 2026.

Who Should Buy in Country Creek

Country Creek suits a buyer who wants one-story living or a wider mix of homes, a lower carrying story than a club with a buy-in, and a course finished in under four hours. If you want a one-story house, the Villages is where the closings are.

Who Should Buy in Breckenridge

Breckenridge suits a buyer whose first filter is the lowest entry price and no per-round green fee, and who accepts a par 54 all-par-3 course. Read the Breckenridge community guide for the other side of this table.

How We Help You Decide Between Them

We tour both with you the same day if you like, and we put the estoppel figure, the flood determination and the insurance quote for one address in each community side by side. The right answer is the one whose numbers you can live with.

What Are the Steps to Buy a Home in Country Creek?

There are nine steps to buy a home in Country Creek: sign a written buyer agreement, get pre-approved, choose a family, tour, write the offer, receive the disclosures, read the estoppel, inspect and insure, then close. Each step below names the Country Creek detail that matters.

Step One: Sign a Written Buyer Agreement

Since August 17, 2024, a buyer’s agent must have a written agreement before touring a home, stating a specific compensation and that compensation is negotiable [Source: NAR settlement FAQs]. We explain every line before you sign.

Step Two: Get Pre-Approved

A pre-approval sets your budget and strengthens an offer. At 7.03% (Freddie Mac PMMS as of September 24, 2026), with 20% down over 30 years, a $295,000 home carries $1,574.87 a month in principal and interest, a $355,000 home $1,895.18 and a $226,500 condominium $1,209.18 [Source: Freddie Mac Primary Mortgage Market Survey].

Step Three: Choose a Family

Decide whether you want a one-story house, an attached villa or a condominium. The choice sets the association, the disclosure rule and the price range.

Step Four: Tour With a Plan

We tour with the estoppel questions, the roof permit date and the flood determination in hand, and we note what you see, not just what the listing says.

Step Five: Write the Offer

The offer carries the price, the deposit, the inspection and insurance periods, the disclosure clauses and the closing date. We set the estoppel payer in writing.

Step Six: Receive the Disclosures

You receive the HOA disclosure summary (Villages and Villas) or the condominium documents (River’s Reach) with the cancellation clause that fits.

Step Seven: Read the Estoppel

The estoppel states the assessment, any special assessment or capital contribution and whether approval is required. We read it for you.

Step Eight: Inspect and Insure

Inspect the roof, air conditioner, plumbing, electrical and screen enclosure, and get your insurance quote inside the inspection period.

Step Nine: Close

Bring your closing funds by wire, confirm the wire instructions by phone with your closing agent, and walk the home before you sign.

What Do Florida’s Disclosure Laws Give a Country Creek Buyer?

Florida’s disclosure laws give a Country Creek buyer either a 3-day non-waivable right to void after receiving the HOA disclosure summary, for a Villages or Villas home, or a 7-day cancellation right after receiving the condominium documents, for a River’s Reach unit. The right depends on the address, and a delay in delivery extends it.

The 3-Day Right for a Villages or Villas Home

Under section 720.401, the disclosure summary must be presented before the contract, the contract must carry the conspicuous 3-day voidability clause, and the buyer’s right ends at closing [Source: Section 720.401, Florida Statutes].

The 7-Day Right for a River’s Reach Unit

Section 720.401(2) does not apply to Chapter 718 associations. A River’s Reach seller delivers the declaration, articles, bylaws, rules, budget and financial statement, and the contract carries a 7-day cancellation clause [Source: Section 718.503, Florida Statutes].

The Flood Disclosure

The seller must complete the flood disclosure at or before contract, stating knowledge of flood damage, claims and assistance [Source: Section 689.302, Florida Statutes]. On a Zone AE street this is the first document we read.

The Property Tax Disclosure

You receive a summary warning that the seller’s tax bill is not a guide to yours, because a change of ownership can trigger reassessment [Source: Section 689.261, Florida Statutes].

Known Material Defects

A seller who knows of a latent defect that materially affects value must disclose it, and an “as is” clause does not remove that duty [Source: Johnson v. Davis, 480 So. 2d 625 (Fla. 1985)]. Ask for the seller disclosure form, and read it against the inspection.

How Do the Estoppel and Association Approval Work in Country Creek?

The estoppel is the association’s signed statement of what a Country Creek home owes and whether approval is needed; it is due within 10 business days of a request, is effective 30 days if emailed or hand-delivered and 35 by mail, and carries fee caps of $250, $100 and $150. Approval exists for leases and purchases here, so we ask early.

What the Estoppel Must State

It states the regular assessment, any special assessment, any capital contribution or transfer fee, whether board approval is required for the transfer and whether a right of first refusal exists [Source: Section 720.30851, Florida Statutes]. River’s Reach units follow the parallel section 718.116(8).

The Three Desks

The master association is self-managed on site, Villages I and II are administered by Pegasus Property Management in Bonita Springs, and Villages III and Villas I by MyTown Communities in Fort Myers; managers for Villas II through V are confirmed per transaction [Source: Country Creek community guide]. We send the request to the correct one.

Approval and the Closing Date

An approval process exists for leases and purchases. We put it in the contract timeline, and we do not assume it will take a particular number of days, because the timing is not published.

Who Pays for the Estoppel

The contract decides, and we set it in writing at the offer so it never becomes a closing-table dispute.

What Should You Inspect Before Buying in Country Creek?

Inspect the roof, the air conditioner, the water heater, the plumbing, the electrical panel, the screen enclosure and pool, the permits, and the flood and elevation record before you buy in Country Creek. Every building here was built from 1988 to 2001, so original systems are near the end of their lives, and each is a negotiation point.

The Roof and Its Permit

Ask for the permit date of any replacement. A roof replaced in 2011 or later is under 15 years old in 2026 and carries statutory protection against non-renewal on age alone [Source: Section 627.7011, Florida Statutes].

Air Conditioning, Water Heater and Plumbing

Record the installation dates. Original equipment from the 1990s is expected to need replacement, and a buyer should price it in.

The Screen Enclosure and Pool

The county roll shows about 25% of single-family homes with a private pool. Ask for the pool permit, the equipment dates and the enclosure’s repair history, because an unpermitted repair is the usual problem.

Permits and Post-Storm Repairs

The Village of Estero requires permits for roof, structural enclosure, drywall, electrical and window work, including after a storm [Source: Village of Estero, disaster recovery guidance]. We ask for the permit history of anything repaired.

The Flood and Elevation Record

Ask for the FEMA determination on the February 2026 map, any Letter of Map Amendment and any elevation certificate. On the 164 Zone AE parcels the 50 percent rule can limit a large renovation.

How Do You Insure a Country Creek Home?

You insure a Country Creek home with a wind and homeowners policy priced from the roof age and the wind mitigation report, plus flood insurance where the lender requires it or where you choose it. No building here meets the 2002 code, so credits for building-code features are not available and documented roof and opening protection matter.

The Wind Mitigation Inspection

Insurers give discounts for documented features on form OIR-B1-1802, revised in April 2026 [Source: Form OIR-B1-1802, Florida Office of Insurance Regulation]. Ask the seller for an existing report.

The 15-Year Roof Rule

An insurer may not refuse to issue or renew solely on roof age when the roof is under 15 years old, and for a roof at least 15 years old must allow an inspection before requiring replacement [Source: Section 627.7011, Florida Statutes].

Flood Insurance and Citizens

Citizens will require flood insurance on all of its policies beginning January 1, 2027, regardless of zone, with unit-owner condominium policies carved out [Source: Citizens Property Insurance Corporation]. Budget for it even in Zone X.

The Village’s Flood Discount

The Village of Estero is a Class 6 Community Rating System community, worth 20% off NFIP premiums inside the special flood hazard area and 10% outside it [Source: FEMA NFIP Community Status Book]. Lee County’s Class 5 rating does not apply here.

A Condominium Policy for River’s Reach

A River’s Reach owner carries a unit-owner policy, which by statute must include at least $2,000 in property loss assessment coverage, so read the association’s master policy in the documents package [Source: Florida Statutes 627.714].

What Carrying Cost and Fees Will You Pay to Own a Country Creek Home?

Owning a Country Creek home costs property tax at 13.0214 mills, one Lee County solid waste assessment, a master association assessment, a sub-association assessment, insurance and golf at $25.00 a round, with no CDD. The assessment is not published, so the estoppel is the number, and we help you budget around it.

Data updated: September 2026

The Tax Stack

The 2025 billed rate was 13.0214 mills across twelve taxing authorities [Source: 2025 Taxing District Millage Book]. A single-family home on Andiron Place with a taxable value of $382,345 paid $5,410.83 in 2025, and a River’s Reach condominium at $226,746 paid $2,970.85.

The Tax Reset Your Bill Will Show

The seller’s bill is capped by homestead, and 426 of 746 single-family parcels carry it, so your first bill will usually be higher. Ask us for an estimate at your purchase price.

Solid Waste, the One Non-Ad-Valorem Line

Lee County Solid Waste is $366.39 for a single-family home on curbside cart service and $18.31 for a River’s Reach unit on shared container service. There is no CDD, no street-lighting unit and no sewer taxing unit.

What the Assessment Covers, and What It Does Not

The master association owns and maintains the roads, gates, bridges, lakes, five pools, tennis courts, clubhouse and golf course. Water and sewer (Lee County Utilities), electricity (FPL) and solid waste (the tax bill) are separate.

Golf and Amenity Fees

A member pays $25.00 for 18 holes and $10.00 to walk after 3 pm on the May to October 2026 card, a guest pays $45.00, and the fitness center key card is $25 once [Source: Golf rates, Country Creek Golf Club].

A Monthly Illustration

At 7.03% with 20% down over 30 years, principal and interest is $1,574.87 on a $295,000 home ($59,000 down). Property tax, insurance, the assessment and golf come on top, and the estoppel and your insurance quote supply the missing pieces [Source: Freddie Mac PMMS].

What Are Buyer Closing Costs in Country Creek?

Buyer closing costs in Country Creek are the lender’s title policy, the mortgage recording charges, the appraisal, inspection and insurance costs, prepaid taxes and insurance, and any association fee the estoppel states. In Lee County the seller customarily pays the owner’s title policy, and the contract controls.

The Lender’s Title Policy

The lender’s policy is always paid by the buyer when there is a mortgage, at the promulgated premium [Source: Rule 69O-186.003, Florida Administrative Code].

Recording and Mortgage Charges

The buyer customarily pays the recording fee and the documentary stamps and intangible tax on a new mortgage. Your lender’s loan estimate states the amounts.

Prorations and Prepaids

Property taxes are paid in arrears, so the seller credits you for the days they owned, and your lender collects prepaid insurance and taxes. Association assessments prorate to the closing date.

Capital Contributions and Transfer Fees

Whether the association charges a capital contribution or transfer fee is stated in the estoppel. None is published, so we do not assume one.

How Does Buyer Representation Work After the NAR Settlement?

Buyer representation in Country Creek now starts with a written agreement that states a specific compensation and that it is negotiable. A seller may still offer compensation or concessions, but offers can no longer be advertised on the MLS, so we tell you what is offered and negotiate the rest.

The Written Agreement

The agreement must be signed before a buyer’s agent tours a home, and it states the amount or rate of compensation conspicuously [Source: Written buyer agreements 101, NAR]. We explain every line.

Who Pays Your Agent

Compensation is negotiable, and a seller may choose to contribute. We ask what is offered on the listing you like, and we put the answer in the offer.

Florida Brokerage Relationships

A Florida licensee may act as a transaction broker or a single agent, and is presumed to be a transaction broker unless a single-agent relationship is established in writing [Source: Florida Statutes 475.278].

Can You Finance a Country Creek Home?

You can finance a Country Creek home with a conventional, FHA or VA loan or with cash, subject to the lender’s review of the property and, for River’s Reach, the condominium association. Rates matter: Freddie Mac’s 30-year average was 7.03% as of September 24, 2026, and the 15-year average was 6.42% [Source: Freddie Mac PMMS].

Payments at the Family Medians

With 20% down over 30 years at 7.03%, principal and interest is $1,574.87 on $295,000, $1,895.18 on $355,000 and $1,209.18 on $226,500. These exclude tax, insurance and association fees.

Condominium Financing

A lender reviews the condominium association’s financials and insurance for River’s Reach, so the documents package matters twice. We help you get it in front of your lender early.

Cash Offers

A cash offer removes the financing contingency and the appraisal risk, which helps on a home that has sat. We have no Country Creek cash-share figure, so we do not state one.

How Do We Find You the Right Home in Country Creek?

We find you the right Country Creek home by matching your budget to a family, filtering listings by the facts that matter here, such as roof age, frontage and flood zone, and touring in an order that teaches you the market. We also watch the county record and off-market conversations for homes that never list.

Our Search Method

We start with your family and budget, then filter by bedroom count, size, frontage, pool and roof, and we send you the homes with the reasons they fit.

Listings Before They Sell

We watch new listings daily and call the listing agents on the ones that fit. A home that has sat can be a bargain, and a new one may need speed.

Off-Market and Private Options

Some owners prefer a quiet sale, and we ask. If a home you like is not listed, we call.

How Do We Negotiate for You in Country Creek?

We negotiate for you in Country Creek on price, deposit, inspection and insurance periods, the estoppel payer, credits and the closing date, and we do it personally. The median closing was 94.9% of list, so price is only one of several levers.

Pricing an Offer

We price the offer from the family’s recent closings and the home’s days on market, not from the list price alone.

Inspection Response

After the inspection we negotiate a repair, a credit or a price change, and we tell you which costs less over the years you will own.

The Insurance Quote as a Lever

If the quote comes back high because of the roof, an insurance contingency in your contract lets you renegotiate or cancel inside the period, so we write one before you offer.

Closing Date and Approval

We match the closing date to the estoppel’s effective period and any approval, so the contract is never in breach for a delay outside your control.

Which Country Creek Rules Decide Whether a Home Works for You?

The rules that decide whether a Country Creek home works for you are the approval process for leases and purchases, the architectural review, the pet rules, the vehicle rules and the lease minimums. Several are not published, so we read the recorded documents and the estoppel for your address before you offer.

Leasing and Investors

A lease requirement exists. The minimum lease term and any waiting period after purchase are not verified from a recorded document, and we do not state them. If you plan to rent the home, we read the declaration first.

Pets

Pets are clearly permitted and common, but pet count limits, weight caps and breed restrictions are not published. Ask for the rules and regulations before you offer.

Vehicles and Golf Carts

Golf carts may not park in car spaces, and bicycles use the racks. Rules on commercial vehicles, recreational vehicles and boats are not published, so we ask.

Exterior Changes

The association says architectural forms are typically decided in two to three business days, and it keeps an approved-contractor list. Plan a pool cage, a paint change or a new tree accordingly.

What Do the Clubhouse Renovation and the Lawsuit Mean for a Buyer?

The clubhouse renovation and its disputed assessment mean a Country Creek buyer should read the estoppel for a special assessment, ask for the construction status, and expect reduced amenities while the work continues. An $8,000,000 phased plan is under way, demolition began April 13, 2026, and the lawsuit’s outcome is unknown.

Data updated: September 2026

What Is Being Built

The association describes an $8,000,000 phased plan, a first phase of $2,000,000 to $3,000,000 for dining and outdoor spaces, greens renovation over the following 18 months and a 30-year capital reserve study; the posting is undated [Source: Country Creek community guide].

What the Court Record Shows

Case 26-CA-000387 was filed January 21, 2026 in Lee County Circuit Court and asks whether a membership vote was required under Section 5.1 of the Declaration. The assessment amount, the vote threshold and the outcome are not verified, and we publish none of them.

What to Do as a Buyer

Ask the estoppel for any special or pending assessment, ask the association for the current construction status and get both in writing before your period closes.

What Works Today

The golf course is not part of the construction. Interim dining and administration run reduced hours, and Sunday brunch is on hold.

What Does the Flood and Evacuation Record Mean for a Country Creek Buyer?

The flood and evacuation record means a Country Creek buyer should check both maps for the address: 83.4% of tested parcels are FEMA Zone X, 164 of 987 are Zone AE or floodway, and all 987 are Lee County evacuation Zone A. The maps are separate, and both belong in your file.

Data updated: September 2026

Zone X on Most of the Community

Of 987 parcels tested, 668 are unshaded Zone X, 155 shaded Zone X, 131 Zone AE and 33 Zone AE floodway [Source: FEMA National Flood Hazard Layer]. The test runs at the parcel centroid, so a survey governs.

The Streets to Check

Blacksmith Forge (78.0% of its parcels in the special flood hazard area), Rivers Ford (51.6%), Lanthorn Way (54.5%), Andiron Place (47.1%) and Country Walk Way (44.4%) carry nearly all of it.

Evacuation Zone A

Lee County’s evacuation zones return Zone A on all 987 parcels [Source: Village of Estero, flood zones and evacuation zones]. Know your route and your plan before season.

What the Storm Record Says

USGS surveyed Hurricane Ian high water marks on the Estero River at the US 41 bridge at 10.77 and 10.83 feet NAVD88, against local base flood elevations of 13.7 to 15.0 feet [Source: U.S. Geological Survey, high-water marks]. We say no documented structural damage from Ian, not no impact.

Is Country Creek the Right Place for You to Buy?

Country Creek is the right place if you want a gated Estero community with a wider mix of homes, golf at a modest per-round cost and no CDD, and you accept older buildings, an unpublished assessment and a clubhouse under construction. It is not the right place if you need a new build or a published fee schedule.

Who Country Creek Fits

It fits a buyer who wants one-story living, a lower carrying story than a buy-in club and a course finished in under four hours.

Who It Does Not Fit

It does not fit a buyer who needs a home built after 2002, a published assessment or an active clubhouse this season.

What to Compare It With

Compare it with Breckenridge on price, with Fountain Lakes and Copper Oaks on the middle tier and with Pelican Sound on equity-club golf. We tour any of them with you.

Why Does a Country Creek Specialist Matter?

A Country Creek specialist matters because the facts that decide a purchase live in documents, not in a listing feed: fourteen associations, an estoppel that carries the only real assessment figure, a disputed clubhouse assessment, a February 2026 flood map, a roof permit date and three price ladders behind one gate.

What a General Agent Tends to Miss Here

A general agent may quote one community-wide fee that cannot be right for any address, describe the golf as free, send the estoppel request to the wrong desk, hand a River’s Reach buyer the HOA disclosure or cite the superseded 2022 flood panels. Each mistake costs a buyer time or money.

If you are selling first, call Jesse direct at (239) 898-6072 or read how we sell homes in Country Creek. If you are ready to buy, call Marc at (239) 287-5873 and see how we represent buyers in Estero.

Can I sell my Country Creek home and buy another one inside the community?

Yes. Some owners move from a River’s Reach condominium to a Villages house, or the reverse. Both run through the same master association, though the sub-association desks differ, and we time the two contracts so the sale funds the purchase.

Should a Country Creek seller give the buyer the documents before the contract?

Yes, when possible. The HOA disclosure summary must reach a Villages or Villas buyer before the contract, and a condominium seller delivers the section 718.503 package [Source: Section 720.401, Florida Statutes]. Order the estoppel as soon as you decide to list.

Which records should a Country Creek seller gather first?

The roof permit, the wind mitigation report, air conditioner and water heater dates, any Letter of Map Amendment, the screen enclosure and pool permits and the estoppel. Buyers ask for all of them inside the cancellation window.

How does the 2026 market affect a Country Creek sale?

The 12-month median of $295,000 is 17.1% below the year before, and 12 homes were active on September 29, 2026. A well-priced home sells, and one priced on last year’s numbers tends to sit.

Who pays the estoppel when a Country Creek home sells?

The contract decides. Section 720.30851 caps the base fee at $250 for a current account, and we set the payer in writing at the offer [Source: Section 720.30851, Florida Statutes].

Can I list my home privately before I buy?

Yes. A quiet, agent-to-agent sale is an option, and less exposure can mean a lower price, so we show both scenarios with numbers.

It begins with the family, whether a Villages house, a Villas villa or a River’s Reach condominium, and where the home sits on that family’s ladder. It begins with the estoppel, the roof permit and the flood file. It ends with a contract that survives its inspection, insurance and closing timeline.

How much does a home in Country Creek cost?

Country Creek homes sold between $195,000 and $560,000 in the 12 months to September 29, 2026, with a $295,000 median. Villages homes sold at $355,000, Villas at $301,500 and River’s Reach at $226,500 [Source: Southwest Florida MLS].

How many homes are for sale in Country Creek right now?

Twelve were active on September 29, 2026, asking $219,000 to $475,000, with a $319,950 median list price. Nine were in the Villages, two in the Villas and one in River’s Reach.

Is Country Creek a buyer’s market or a seller’s market?

It is moderate. Supply was about 2.9 months, the median closing was 94.9% of list and 7 of 49 closed at or above list, which leaves a buyer room to negotiate on homes that have sat.

How long do Country Creek homes take to sell?

The median was 81 days, with a range of 3 to 329 days, and 21 of 49 closings took more than 90 days.

What is the difference between the Villages, the Villas and River’s Reach?

The Villages are one-story houses and the estate section, the Villas are attached homes, and River’s Reach is 220 two-bedroom condominiums in five Chapter 718 associations. They differ in price, association and disclosure rule.

Which disclosure rule applies to me?

A Villages or Villas buyer has a 3-day right to void after receiving the HOA disclosure summary, and a River’s Reach buyer has 7 days after receiving the condominium documents [Source: Section 720.401, Florida Statutes].

What is an estoppel certificate?

It is the association’s signed statement of what the home owes, whether any special assessment or approval applies and whether there is a right of first refusal. It is due within 10 business days and is effective 30 or 35 days [Source: Section 720.30851, Florida Statutes].

What are the HOA fees in Country Creek?

The assessment is not published, and it differs by sub-association, so the estoppel is the only reliable answer. We never quote one community-wide figure.

Is there a CDD in Country Creek?

Every building was built from 1988 to 2001, before the March 1, 2002 statewide building code, so building-code credits are not available and roof age matters more.

Frequently Asked Questions, Selling One Home to Buy in Country Creek

Country Creek buyers who also have a home to sell, in Florida, out of state or inside the community, ask a second set of questions about timing, taxes and contingencies. Each answer is one paragraph, and our Country Creek seller page covers the selling side in full.

Should I sell my current home before I buy in Country Creek?

It depends on whether you can carry both homes and how firm your sale price is. Selling first removes the risk of two payments and strengthens your offer, but with 12 listings you may miss the right home. Many buyers list first and write with a closing date matched to their sale. We model both paths with your numbers.

Can I buy before I sell?

Yes, if you can carry both payments or use a bridge arrangement. We time the two closings and show you the cost of each path.

Will my Save Our Homes savings move with me?

Often. A homestead owner who establishes a new Florida homestead within the statutory window can transfer up to $500,000 of accumulated savings [Source: PT-112, Florida Department of Revenue]. Homestead status is fixed on January 1.

Do I owe tax when I sell my current home?

Possibly not. If you meet the ownership and use tests, you may exclude the first $250,000 of gain from income [Source: IRS Publication 523]. Confirm with a CPA.

Can I sell from out of state?

Yes. Jesse handles pricing and paperwork and Marc handles showings and walk-throughs, and closings can be done by mail with a remote notary.
