The Villas at Country Creek is the attached-villa neighborhood inside Country Creek in Estero, Florida: at least 122 one-story, two-bedroom villas built 1995 to 1999 on four villa-only streets, governed by five villa associations under one self-managed master. This is the seller guide to it. Our full Villas at Country Creek neighborhood guide documents the streets, associations, golf, flood record and schools, and this page answers one owner's question: how to sell a villa for the most money, with the fewest surprises, on a timeline you control.
In the 12 months to September 29, 2026, the Southwest Florida MLS recorded 10 Villas at Country Creek closings at a $301,500 median, and nine of the ten sold below the final list price. If you are still choosing a listing team, our guide to the best real estate agents in Estero sets the options side by side on the public record. Selling elsewhere in the gate? Read our Country Creek seller guide or the detached side's guide to selling in The Villages at Country Creek, and see the condominium neighbors at River's Reach at Country Creek.
Two companion pages follow this one: our Villas at Country Creek home valuation guide shows how a villa is priced from its own closings, and our buyer guide to The Villas at Country Creek covers the other side of the same sale. Call Jesse McGreevy direct at (239) 898-6072. We are Top 1% Real Estate Agents Nationally Since 2008, and before you list we will tell you what your street's recent closings say, what your buyer will read in the estoppel and what the clubhouse project means for your listing.
McGreevy and Comisar are the best realtor for selling a villa at The Villas at Country Creek because we price against your street's own closings, ready the association paperwork before a buyer asks and personally negotiate every offer. We are the #1 Team in Southwest Florida since 2012, and we say plainly where our record here is thin.

Recent Villas at Country Creek market record (last 12 months, Southwest Florida MLS, pulled September 29, 2026): 10 resales, a $301,500 median (n = 10, even, the mean of the middle pair $295,000 and $308,000), a range of $210,000 to $355,000, $2,927,900 in closed volume, a median of 96 days on market and a median sold-to-list ratio of 93.7%. In the last 12 months we tracked every one of those 10 closings, and we tracked all 33 the MLS has recorded here in the 60 months to September 29, 2026. Domain Realty, our brokerage, closed 615 transaction sides in Estero in the 60 months to October 5, 2026, $352.2 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings.
Honors and recognition:
Those are career honors across Lee and Collier County. What we claim about The Villas at Country Creek is narrower and checkable: we have read every MLS closing in five years, the county roll street by street, the state's corporate register for all five villa associations and the association's own published statements, and we bring that reading to your kitchen table.
You get Jesse and Marc, not an assistant with a template. Villas at Country Creek sellers who read nothing else on this page should know these ten facts, each sourced in the sections below. They decide your price, your paperwork and your timeline more than any listing photo will, and each is specific to this attached-villa neighborhood off Corkscrew Road.
Selling at The Villas at Country Creek differs from most Estero sales in six ways: five associations share one master, the villa count is a range, golf is bundled but pay to play, the clubhouse is being rebuilt, a special assessment is in dispute, and every villa predates the current building code.
The Florida Division of Corporations lists five active associations named The Villas at Country Creek Homeowners Association, I through V, filed between April 3, 1995 and November 7, 1997, and each shows a 2026 annual report. A villa owner pays the master association's assessment and exactly one villa association's. A single dues figure quoted online cannot be right for every address, which is why we read the estoppel for yours instead of repeating a number, and why our neighborhood guide lists each filing.
Four streets hold only villas: Candlewood Hollow with 93 parcels, Willow Way with 19, Calico Court with 8 and Weathered Vane Way with 2, a total of 122 on the 2026 county roll. Country Barn Drive mixes villas and detached homes and the roll cannot separate them, so we leave it out. Our roster carries the 1994 zoning action as allowing up to 265 attached units, so the true count sits between 122 and 265, and we treat 122 as the floor.
A golf membership comes with ownership, and no equity deposit or initiation fee is published. A member still pays $25.00 for 18 holes on the May to October 2026 rate card, before tax, at the 18-hole executive course the master association owns. Your listing should say both halves, because a buyer who assumes bundled means free feels misled at the first tee.
Demolition began on April 13, 2026, and administration, the pro shop, dining and the bar are running from temporary facilities as of September 2026. A buyer touring in season will see a building site beside the course, and a seller who explains the scope first keeps the showing on the villa.
The master association has an $8 million phased renovation plan, and case 26-CA-000387 in the Lee County circuit court, filed January 21, 2026, asks whether Section 5.1 of the Declaration required a membership vote before the special assessment. The amount and the outcome are not published, and we cover how to handle the conversation in its own section below.
The county roll dates the villas from 1995 to 1999, all older than the Florida Building Code that took effect on March 1, 2002. That fact drives insurance credits and the roof conversation on every sale, and we treat the roof permit date as a pricing input and not a footnote.
The Villas at Country Creek is a slow, price-sensitive market right now: 10 closings in 12 months at a $301,500 median, two active listings that have sat more than 120 days, a median of 96 days on market and 93.7% median sold-to-list. A villa priced to the recent closings sells; one priced to 2023 sits.
Data updated: September 2026 (Southwest Florida MLS Matrix, 12 months to September 29, 2026)
From September 30, 2025 to September 29, 2026 the MLS recorded 10 closings totaling $2,927,900, from $210,000 to $355,000 with a $301,500 median. The median price per MLS square foot was $211.68. With only ten sales, one closing moves the median, so read the figure as a description of ten sales and not a forecast.
Days on market ran from 16 to 329, with a median of 96 and a mean of 119. Five of the ten took more than 90 days, and the two slowest, at 329 and 284 days, closed at 87.8% and 94.9% of their final list prices. A slow sale did not buy a better percentage, it only cost months of carrying cost, showings and association dues.
Nine of the ten closed below the final list price and one closed at it, the three-bedroom that sold for $329,900 in March 2026. The median sold-to-list ratio was 93.7% and the mean of the per-sale ratios was 94.4%. In the 60-month window, 24 of 33 sales closed below final list, 5 at list and 4 above, which shows how far the market has turned since 2022.
On September 29, 2026 the MLS showed two Villas at Country Creek actives: a two-bedroom-plus-den villa of 1,382 square feet at $325,000 after 174 days, and a two-bedroom villa of 1,310 square feet at $249,900 after 129 days. Two actives against 10 closings a year is 2.4 months of supply at the 12-month pace, our arithmetic, which sounds tight but hides that both listings have already sat for months. Your villa would be a third choice a buyer sees, not the only one.
Three of the ten closed in March 2026, two in December 2025 and one each in September 2025, November 2025, February 2026, June 2026 and September 2026. A villa live and photographed by early January meets the seasonal buyer on the first tour.
Months 13 to 24 had five closings at a $362,000 median and the last 12 months $301,500, which is $60,500 lower, a fall of about 17 percent on small samples. The direction is the finding and not the exact rate: list where the last 12 months closed, leave room to negotiate, and expect the buyer to read the estoppel before agreeing to a number.
Villas at Country Creek villas closed at a $301,500 median over 12 months, $329,900 over 24, $347,500 over 36 and $355,000 over 60, so each longer window is higher because 2022 to 2024 sold for far more than 2026. Every figure below is an MLS closing, named by window.
Data updated: September 2026 (Southwest Florida MLS Matrix, windows to September 29, 2026)
| Window | MLS closings | Median sold | Median $ per MLS sq ft | Median days on market | Median sold-to-list |
|---|---|---|---|---|---|
| 12 months, first window with 10 or more | 10 | $301,500 (mean of $295,000 and $308,000) | $211.68 | 96 | 93.7% |
| 24 months | 15 | $329,900 | $224.68 | 81 | 94.9% |
| 36 months | 22 | $347,500 (mean of $340,000 and $355,000) | $252.89 | 36.5 | 96.9% |
| 60 months | 33 | $355,000 | $263.66 | 16 | 97.4% |
The 12-month window is the first with ten closings, so it is the headline. The 24-month window totals $4,735,800, the 36-month window $7,321,800 and the 60-month window $11,309,450. The median days on market climbed from 16 over five years to 96 over the last one.
Every year below is a small sample of MLS-marketed closings, so treat each median as a description.
| Year | MLS closings | Median sold | Range | Median days on market | Median sold-to-list |
|---|---|---|---|---|---|
| 2022 | 7 | $367,000 | $305,000 to $399,000 | 5 | 100.0% |
| 2023 | 8 | $380,000 (mean of $370,000 and $390,000) | $295,000 to $415,000 | 11.5 | 96.8% |
| 2024 | 4 | $376,500 (mean of $362,000 and $391,000) | $300,000 to $395,000 | 9 | 99.4% |
| 2025 | 8 | $347,500 (mean of $340,000 and $355,000) | $274,900 to $410,000 | 82 | 96.3% |
| 2026 to September 29 | 6 | $284,000 (mean of $260,000 and $308,000) | $210,000 to $340,000 | 64.5 | 94.8% |
The pattern is a plateau from 2022 through 2024 at $367,000 to $380,000, when villas moved in a median of 5 to 11.5 days, then a slide through 2025 and a lower 2026. Three of the seven 2022 sales closed above list.
A villa bought at the 2023 MLS median of $380,000 would today compare with a $301,500 median, a gap of $78,500, our arithmetic. The county record, below, goes back to 2009 and is the better guide to what you paid, because it lists the recorded price by year.
The county roll records two bedrooms on all 122 villa-street parcels, while the MLS labels 18 of the 33 closings "2 and den" and 13 plain two-bedroom, with two marketed as three-bedroom. Over 60 months the den villas had a median of $358,500 against $355,000 for the plain two-bedrooms. We treat the den as a marketing label and would not price a villa off it without the floor plan.
The Villas at Country Creek sold 10 villas in the last 12 months at a $301,500 median, and the sellers who did best priced to those closings. The ten Villas at Country Creek sales of the last 12 months matter most to your price, because they are the market a buyer is comparing your villa against. Here is each one, newest first, by month, beds, area, list, sold, sold-to-list and days on market, with no names and no addresses.
Data updated: September 2026 (Southwest Florida MLS Matrix, 12 months to September 29, 2026)

| Dec 2025 | 2 and den, 2 | 1,375 | $289,900 | $275,000 | 94.9% | 284 | $200 |
| Dec 2025 | 2 and den, 2 | 1,380 | $379,000 | $355,000 | 93.7% | 113 | $257 |
| Nov 2025 | 2 and 2 | 1,313 | $315,000 | $295,000 | 93.7% | 16 | $225 |
| Sep 2025 | 2 and den, 2 | 1,368 | $365,000 | $340,000 | 93.2% | 158 | $249 |
"2 and den" is the MLS label for a two-bedroom villa marketed with a den. One March 2026 closing carries an MLS living area of 1,774 square feet, larger than any parcel on the four villa-only streets, so it may sit on Country Barn Drive; we leave it in the record and flag it.
The September 2026 sale is the most recent, and it is a public-record sale. A two-bedroom-plus-den villa of 1,361 square feet closed at $210,000 after 21 days against a $225,000 final list price. It is the lowest price in the 60-month MLS record and the lowest per square foot at $154, yet it found a buyer in three weeks while the two actives, at $249,900 and $325,000, have sat 129 and 174 days.
Two of the ten took 329 and 284 days: the February 2026 closing and the December 2025 closing, both below the median price. A long listing history is visible to every buyer, so the days already on the market are part of what a buyer negotiates against.
The highest closing of the last 12 months was $355,000 for a two-bedroom-plus-den villa of 1,380 square feet in December 2025 after 113 days. The lowest was $210,000. Five villas of 1,361 to 1,380 MLS square feet closed between $210,000 and $355,000, a spread of $145,000 on nearly the same size, so size did not set the price.
The sales tell a seller three things. Condition and timing moved the price more than square footage. The sold-to-list ratios ran from 87.8% to 100.0%, so the list price is where the negotiation begins, not where it ends. And a long listing history shows in the days on market. Ask us for the sale-by-sale comparison for your street.
Lee County's recorded, qualified sales add a longer memory than the MLS at The Villas at Country Creek: 121 qualified sales on the four villa-only streets in all, with medians from $143,000 in 2011 to $399,000 in 2023 and $308,000 in 2026 to July 29. County figures are deed prices and are never compared here with MLS square-foot figures.
Data updated: September 2026 (Lee County Property Appraiser recorded sales through July 29, 2026)
| Year | Qualified county sales | Median price |
|---|---|---|
| 2026 (to July 29) | 3 | $308,000 |
| 2025 | 5 | $355,000 |
| 2024 | 7 | $362,000 |
| 2023 | 8 | $399,000 |
| 2022 | 10 | $336,250 |
| 2021 | 8 | $256,250 |
| 2020 | 7 | $245,000 |
| 2019 | 4 | $202,500 |
| 2018 | 7 | $230,000 |
Since September 29, 2025 the county file shows 5 qualified sales at a median of $329,900, a small sample, against 10 MLS closings in the same 12 months. The county file ends July 29, 2026 and covers only the four villa-only streets, while the MLS filter is the neighborhood label, so the two counts are read side by side and never added.
Every villa was built by 1999, so every sale in the record is a resale. Six recordings in 1997 and 1998 at medians of $77,850 and $46,500 are far below any finished villa, and we read them as lot or tract conveyances during build-out, not resale prices (our inference).
From 2021's $256,250 to 2023's $399,000 is a rise of about 56 percent, and from 2023 to 2026's $308,000 is a fall of about 23 percent. The 2011 median of $143,000 is the floor of the modern file, and 2023 is about 2.8 times that. Small counts move medians, so we describe the direction and not a precise rate.
| Street | Villa parcels on the 2026 roll | Built | 2026 median just value (an assessment, not a price) | County qualified sales since 2023 |
|---|---|---|---|---|
| Candlewood Hollow | 93 | 1996 to 1998 | $256,993 | 14, from $308,000 to $435,000 |
| Willow Way | 19 | 1998 and 1999 | $262,278 | 7, from $260,000 to $415,000 |
| Calico Court | 8 | 1995 | $264,171 | none |
| Weathered Vane Way | 2 | 1999 | $284,929 | 2, from $355,000 to $377,000 |
Candlewood Hollow is the largest street and the one buyers see most. Calico Court, with 8 villas built in 1995 and no county sale since 2023, is small enough that a single listing there is meaningful supply. Every value in this table is a county just value, an assessment, and never a sale price.
Ten MLS closings on the 122-home floor is about 8 percent of the villas in a year, and on the 265-home ceiling about 4 percent, our arithmetic. The Villages at Country Creek turned about 4 percent of its 624 homes in the same year, so your villa competes with the detached side as well as with other villas.
A buyer comparing The Villas at Country Creek with The Villages at Country Creek is choosing between a one-story, two-bedroom, 1,373-square-foot median villa at a $301,500 median and a larger, more varied detached side at $355,000, so your villa is priced against that trade and not against the whole gate.

Both share the Country Creek gate, the same golf, the same clubhouse project and the same lawsuit. Our Villages at Country Creek neighborhood guide covers the detached side, and the seller version of this page for that side is selling in The Villages at Country Creek.
A buyer who wants one story, less yard and an entry price for a bundled-golf Estero address will choose a villa. That buyer is price-sensitive, so the recent closings matter more than any list price. Tell the story of the simpler purchase: a nearly fixed size, a single floor and a price comparable villa to villa.
A buyer who needs three bedrooms, more square footage or a wider choice of plan will look at The Villages at Country Creek, where the median is higher and the range is wider. When that buyer is your buyer, your villa is the lower-priced alternative and your price has to make the difference visible.
The Villas' 12-month median is $53,500 under the Villages' median of $355,000 on the same window (n = 10 against 27, our arithmetic). Your listing should not try to close that gap with adjectives. It should show the buyer what the gap buys: one story, a fixed size and a lower entry price.
We price a Villas at Country Creek villa by starting with the four villa-only streets, matching size and den label, grading condition and roof, and testing the number against the two live listings. The 12-month range is $210,000 to $355,000, so the pricing conversation is about where your villa sits inside that range.
Candlewood Hollow, Willow Way, Calico Court and Weathered Vane Way are all villa-only. Your street sets the comparable set, the build year and the county assessed value that the buyer's tax estimate will start from. We pull your street's county qualified sales since 2023 alongside the MLS closings.
With heated area from 1,293 to 1,412 square feet, buyers compare condition and street, so a price gap between two villas is mostly condition and time on market. The 12-month median is $211.68 per MLS square foot, and the per-sale figures ran from $154 to $257, which is the range we test your number against.
An MLS "2 and den" label is a marketing choice, not a recorded room. We ask for your floor plan and photograph the room so a buyer sees what the label means, and we do not price a den as a bedroom.
Villas of nearly identical size closed $145,000 apart in the last 12 months. The differences were condition, updates, timing and the roof. Ask for the roof permit date now: a 1990s villa with a recent roof and a clean wind-mitigation report is a different product to an insurer and to a buyer.
The two actives, at $249,900 and $325,000, bracket the plausible list range, and both have sat. We set your list price so the buyer sees value against them on the first click, and we plan the price review before we list, not after months of showings.
With 5 to 10 sales a year, one sale can move an automated estimate, and the estimate cannot see condition, roof age, your street or the association paperwork. An automated figure might follow the 60-month median of $355,000 while the last 12 months closed at $301,500. Our written opinion of value replaces the guess with your street's closings.
The county's 2026 median just value on the villa streets runs from $256,993 to $284,929, an assessment for tax purposes. It is not a sale price and it will not match the market, which is why we show it beside the sales and never in place of them.
We market a Villas at Country Creek villa to the value buyer who wants a gated Estero address with bundled golf at an entry price, using professional photography, video, drone, a qualified-buyer database and a documents file that answers the estoppel, assessment and roof questions before a buyer asks.

The public record supports three uses of a villa: a low-maintenance seasonal base, a bundled-golf home well under a detached house and a rental where the association allows one. We read those from the price, size and fee structure, and we describe the home and never the people who own or rent it.
We photograph the floor plan, the light, the storage and the lanai, and show the setting from the air, because buyers compare a nearly fixed size and decide on presentation.
Before the first showing we assemble the estoppel request, the master association's resale documents, the roof permit, the wind-mitigation report, the survey and a plain statement of the clubhouse assessment position. A buyer with the answers in hand writes a firmer offer.
The listing goes into the Southwest Florida MLS and out through our own channels, with a description that carries the facts a search cannot infer: the street, the year built, the one-story layout, the golf terms and the flood zone. We never write a claim the record does not support.
Country Creek is gated, so we schedule showings through the gate procedure and confirm access with the buyer's agent. Marc coordinates the showings so a seller who lives up north does not need to be here.
Where a seller wants privacy, a listing can be worked before it is public. At this price rung most sellers want the widest reach, so we talk through the timing and the trade-off and decide together.
We negotiate a Villas at Country Creek contract personally, Jesse or Marc on every offer, because the numbers that move are the price, the inspection response, the roof and insurance credits and the association paperwork. Nine of ten recent villas sold below list, so the negotiation starts before the first offer arrives.
You get a partner on the phone with the buyer's agent, not a template. We set your floor and your target before the first showing and revisit them with each offer, using the sale-by-sale record as the anchor.
A 1990s roof draws inspection attention, and the buyer's insurer will ask its age. Under Section 627.7011 an insurer cannot refuse to write or renew a policy solely because a roof is under 15 years old, and a roof of 15 years or more may be inspected before replacement is required. We ask you for the permit date up front and answer with facts.
Many buyers will not commit until the insurance quote arrives. We suggest you have the wind-mitigation form, state form OIR-B1-1802, ready so the buyer's agent can get a quote quickly.
We order the estoppel at contract, track the 10-business-day delivery clock and read the certificate for the regular assessment, any special assessment and any transfer or capital charge. An approval process exists at Country Creek, but its terms are not published for the villas, so we ask the villa association's manager directly.
A repair credit or a closing-cost concession can serve you better than a lower price, especially where a price cut would set a lower comparable for the next villa. We weigh each against the recent closings and your net sheet.
Selling a villa at The Villas at Country Creek costs the listing commission you negotiate, doc stamps of $0.70 per $100 on the deed, the owner's title policy that a Lee County seller customarily pays, the estoppel fee and prorations, roughly 4.5% to 7% of a $301,500 price before payoff. The contract controls every line.
Section 201.02 sets $0.70 per $100 of consideration, rounded up to the next $100. On $301,500 that is 3,015 units and $2,110.50. It is customarily paid by the seller in a Florida residential sale.
Florida promulgates the owner's policy premium: $5.75 per $1,000 up to $100,000 and $5.00 per $1,000 above that. On $301,500 the premium is about $1,585. In Lee County the seller customarily selects the closing agent and pays the owner's policy, and nothing in the statutes dictates it, so the executed contract controls.
Section 720.30851 governs the estoppel for a homeowners' association. It must be delivered within 10 business days of a written request and is effective for 30 days, or 35 if mailed. The statute sets a base cap of $250 plus up to $150 if money is owed and $100 to expedite, indexed every five years; our 2026 seller-cost research shows $299, $179 and $119 for the indexed figures. Read the fee on the certificate against the current statute.
The master association is self-managed at its administration office, and the villa association's manager depends on which of the five corporations governs your villa. The state record shows MyTown Communities of Fort Myers for the first, second, third and fifth villa associations and Compass Rose Management of Cape Coral for the fourth (Florida Division of Corporations, retrieved September 2026). Confirm the manager for your address before you order.
Property tax is paid in arrears, so the seller credits the buyer for the days owned in the year, and association assessments are prorated the same way. The county's solid waste line on the tax bill is part of that proration.
Commission is negotiated and never set by law. Since August 17, 2024, an offer of buyer-broker compensation cannot be advertised on the MLS, a written buyer agreement is required before a buyer's agent tours, and a seller may still offer to pay the buyer's agent off-MLS or offer buyer concessions. We explain each choice in writing before you sign.
| Line | Estimate | Basis |
|---|---|---|
| Sale price | $301,500 | The 12-month MLS median, used as a working number, not a forecast |

| Deed documentary stamp tax | $2,110.50 | 3,015 units of $100 at $0.70, Section 201.02 |
| Owner's title policy (Lee County, seller customarily pays) | about $1,585 | Promulgated schedule: $5.75 per $1,000 to $100,000, then $5.00 per $1,000 |

| Municipal lien search, estimate | $175 | Varies |
| Association estoppel certificate | $299 | Statutory cap for a current account under Section 720.30851 |

| Buyer-agent compensation, if you choose to offer it, example 2.5% | $7,537.50 | Optional and off-MLS after August 17, 2024 |
| Estimated seller costs with that offer | $21,198.25 | About 7.0% of the price |
| Estimated net before payoff and tax proration, no offer / with offer | $287,839.25 / $280,301.75 | Subtract any mortgage payoff; property tax is prorated at closing |
These are estimates for illustration and not a quote. The commission lines are examples, and the closing and lien lines vary by provider. Ask us for a net sheet on your own price with your payoff and your tax proration.
A Villas at Country Creek seller must give the buyer the Section 720.401 homeowners' association disclosure summary before the buyer signs, the Section 689.261 property tax disclosure, the flood disclosure Florida requires and a truthful answer about known material defects. The villas are Chapter 720 associations, so that summary applies here.
On a resale by an owner who is not the developer, the parcel owner supplies the disclosure summary before the buyer executes the contract, never at closing. If the summary was not provided before signing, the contract is voidable by the buyer, who may cancel by written notice within 3 days after receiving the summary or before closing, whichever comes first, and that right cannot be waived. It ends at closing.
The five villa associations are homeowners' associations under Chapter 720, not condominium associations under Chapter 718, so the 720.401 duty applies and the condominium resale documents under Section 718.503 do not. The only Chapter 718 condominiums at Country Creek are the River's Reach buildings, which have their own regime. This is information and not legal advice, so route any doubt to your closing agent or attorney.
Section 689.261 requires that a prospective purchaser of residential property receive a property tax disclosure summary at or before signing the contract, warning that the buyer should not rely on the seller's current taxes. A sale can trigger reassessment, so the buyer's bill can differ from yours.
Section 689.302 requires a seller to complete and provide a flood disclosure to a purchaser of residential real property at or before the time the sales contract is executed. We prepare the facts it asks about, including the flood zone, the map effective February 5, 2026 and any flooding you know of, and your closing agent or attorney can confirm how it applies to your sale.
Under Johnson v. Davis, 480 So. 2d 625 (Fla. 1985), a seller who knows of facts materially affecting value that a buyer cannot readily observe must disclose them, and an "as is" clause does not remove that duty. Complete the Florida Realtors seller's property disclosure form honestly, including roof, water intrusion and any storm repairs.
The master Declaration of Covenants, Conditions and Restrictions is recorded in Official Records Book 1940, Page 1328 of the Lee County public records, and the villa associations have their own documents. We read them before listing so we can tell you what your buyer will read.
Ask the Village of Estero Community Development office for the permit history by address before you list. An open permit or unpermitted change discovered at inspection is a negotiating loss we would rather remove first.
The clubhouse renovation, the special assessment and case 26-CA-000387 affect a Villas at Country Creek sale because every serious buyer will ask about them. A seller who holds the estoppel and a plain statement of the construction status at listing controls the conversation, while a seller who waits answers it under time pressure.
Demolition began April 13, 2026, and the master association's plan is an $8 million phased renovation. The Master Board publishes a weekly Tuesday Clubhouse Report, which a buyer can ask to see. The association's own history records that it has funded large capital work in phases for two decades.
Case number 26-CA-000387 in the Circuit Court of the Twentieth Judicial Circuit for Lee County was filed January 21, 2026 as a complaint for declaratory judgment and injunctive relief. It asks whether Section 5.1 of the master Declaration required a membership vote before the board levied the special assessment. We identify it by docket number, not party names.
The special assessment amount, the vote threshold and the outcome are not in the public record we could read. We publish no assessment figure, and the estoppel for your villa is the document that shows any current or pending special assessment.
Order the estoppel early, ask the master administration office for the current assessment position in writing, and tell buyers before they ask. We recommend raising the lawsuit at the first serious inquiry, since it is a public court record.
Show the villa first. Say what is open and what is temporary: dining and the pro shop run from temporary facilities, while the golf course and pools are open. A buyer who feels informed is less likely to price in the worst case.
The flood zone, evacuation zone and roof age affect a Villas at Country Creek sale because all four villa-only streets are FEMA Zone X, every Country Creek parcel is in Hurricane Evacuation Zone A, and a 1990s roof drives the buyer's insurance quote more than any flood line does.
On our Country Creek street-by-street table, Candlewood Hollow, Willow Way, Calico Court and Weathered Vane Way are Zone X with no parcel in the Special Flood Hazard Area. Country Creek is inside the incorporated Village of Estero, FEMA community identification 120260. A federal flood insurance mandate attaches only inside the hazard area, though a lender or insurer may still ask for coverage.
FEMA's revision under case 25-04-3811P, effective February 5, 2026, replaced the 2022 panels. A buyer working from an older flood certificate or listing remark should have the zone confirmed against the current map for your address, and we put the current zone in your listing file.
Lee County GIS returns Zone A on every Country Creek parcel because modeled surge follows the Estero River corridor. That is a hurricane evacuation designation, different from a flood zone and made by a different agency. The Village of Estero says on its own flood page that flood zones, evacuation zones and surge are three different things.
USGS surveyed two Hurricane Ian high-water marks on the Estero River at the US 41 bridge on October 3, 2022, at 10.77 and 10.83 feet, 0.65 miles downstream, against a local base flood elevation of 13.7 to 15.0 feet. We say no documented structural damage, not no impact, and we found no source that documents villa-street damage.
Every villa was built before March 1, 2002, so original construction cannot claim the code-compliance wind credit. Section 553.844 governs when a re-roof must meet current code, and the wind-mitigation form is the state's OIR-B1-1802. Have the roof permit date and a current report in your listing file.
Citizens Property Insurance Corporation requires flood insurance on all of its policies from January 1, 2027, with condominium unit-owner and tenant policies carved out. A villa owner's homeowner policy is not a unit-owner policy, so a buyer who places wind coverage with Citizens should budget for flood from that date even in Zone X.
The Village of Estero is a Community Rating System Class 6 community, which gives a 10 percent discount on federal flood premiums outside the Special Flood Hazard Area. Mention it in your listing, because a buyer's flood quote will reflect it.
A buyer of a villa at The Villas at Country Creek pays the master association's assessment and one villa association's assessment, property tax at 13.0214 mills, Lee County solid waste, water, electricity and insurance, and no community development district, and only the tax layer can be computed from public records.
The 2025 billed millage for the Village of Estero and Estero Fire taxing district was 13.0214 mills. As an illustration, our arithmetic on the 12-month MLS median of $301,500 as if it were a taxable value: $301,500 times 13.0214 mills is about $3,926, and adding the $366.39 Lee County solid waste line for single-family-use cart service gives about $4,292. It is an illustration and not a bill.
A sale price is not an assessment, and Save Our Homes resets at a sale, so a new owner's first taxable value can differ sharply from your capped bill. Tell buyers not to rely on your tax bill, as Section 689.261 says.
There is no community development district assessment on the Country Creek tax bill. The only non-ad-valorem line is Lee County solid waste, at $366.39 for single-family cart service. That is a selling point worth stating with the source.
No fee for the master association or any of the five villa associations is publicly sourceable. The master association's 2025 operating budget shows total expenses of $6,441,410, recited in the public court filing, but that is gross expense and not the assessment. We publish no dues figure and give the buyer the estoppel instead.
A member round is $25.00, a guest round $45.00, both before tax, and the fitness center key card is a one-time $25 fee. Five pools, five tennis courts, bocce and horseshoes are included, and there is no pickleball.
The rules that affect a Villas at Country Creek sale are the approval process, leasing, pets, exterior changes and age restrictions, and for the villas the public record shows that a process exists but not its terms. We do not guess at any of them, and we name the document that answers each.
An approval process for purchases and leases exists at Country Creek, but its terms are not published for the villas. Ask the villa association's manager whether your sale needs approval, and read the recorded documents before you list.
The association's archived site carries a Lease Requirement Reminder, and the residents' group says renters not registered in the official directory are not approved. The minimum lease term and annual limits are not published for the villas, so we state none of them.
Pets are permitted and common, but count, weight and breed limits are not published for the villas. Federal fair housing rules treat assistance animals as reasonable accommodations, not pets, under U.S. Department of Housing and Urban Development guidance.
We found no age restriction in any first-party source for The Villas at Country Creek and no recorded declaration that qualifies it as housing for older persons. Federal and Florida fair housing law protect families with children, and we describe the homes, not the residents.
Generally yes, subject to the lease and the association's rules. The buyer takes the lease, so confirm the tenant's status with the villa association's manager before you list.
A Villas at Country Creek villa took a median of 96 days on market over the last 12 months and 16 days over five years, with a range of 0 to 329 days, so plan for months and not weeks at today's pace. The contract period for inspection, insurance, estoppel and financing comes on top of that.
The pace has slowed since 2025: the median days on market was 5 to 11.5 in 2022 to 2024, 82 in 2025 and 64.5 in 2026 to September 29. A villa listed near $225,000 in September 2026 closed in 21 days, and one listed at $245,000 in February 2026 took 329.
First, the valuation, the documents file, the estoppel request and photography. Then the listing, showings and a scheduled price review. After a contract comes the inspection, the insurance quote, the estoppel and financing, and closing follows the title work.
Marc handles showings, inspections and walk-throughs, and signatures and closing can be done remotely. Many villas are seasonal homes, and we sell them without the owner being in Florida.
Prepare a Villas at Country Creek villa for sale by fixing what an inspector will flag, collecting the roof permit and wind-mitigation report, requesting the estoppel and staging for a buyer who is comparing a nearly fixed floor plan. Spend where the closings say it shows: condition, not square footage.
Roof permit date, air conditioner and water heater ages, any water intrusion history, permits for past work, the survey, the estoppel request and the association's resale documents. Buyers of 1990s villas ask for all of them.
A fresh coat of paint, updated fixtures and clean floors show best against the two active listings. A major remodel rarely pays back at a $301,500 median, so we run the numbers before you spend.
The Village's substantial-improvement rule is a floodplain-management rule, and none of the four villa streets is in the mapped hazard area, so we do not expect it to govern a villa project. Confirm with the Village for your address.
Show the floor plan, the light, the storage and the lanai. A buyer who compares a nearly fixed size decides on how the villa feels and what has been updated.
Your listing should say what The Villas at Country Creek is in facts a buyer can verify: an attached one-story villa in a gated Estero golf community with bundled golf, five pools and five tennis courts, close to US 41, Publix and I-75. It should never say who will fit in or who lives nearby.
Country Creek was built between 1988 and 2001 on 282.33 acres, with an 18-hole executive golf course of 3,871 yards and par 61. Say what is open and what is under renovation.
The gate is on Corkscrew Road between US 41 and Three Oaks Parkway, with a Publix at Corkscrew Village about 1 to 2 miles away and I-75 exit 123 about 1.9 miles away. Southwest Florida International Airport is about 20 minutes in free-flow conditions.
Say the villa is one story, two bedrooms and about 1,373 square feet on the county roll. Do not say the fee is low or that there is no assessment, because neither is published. Do not say the clubhouse is finished.
Federal and Florida fair housing law govern listing language. We describe the property and its features and never the people who might buy it, and we review every listing for wording that could suggest a preference.
The MLS records teach that two Villas at Country Creek villas of nearly the same size can close far apart: $355,000 in December 2025 after 113 days and $210,000 in September 2026 after 21 days, both marketed as two-bedroom-plus-den villas. These are public-record sales.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled September 29, 2026)
The December 2025 villa of 1,380 square feet listed at $379,000 and closed at $355,000, 93.7% of list. The September 2026 villa of 1,361 square feet listed at $225,000 and closed at $210,000, 93.3% of list. The sold-to-list ratios are almost identical, which shows the discount is the market's, and the $145,000 gap is the market's too.
The February 2026 sale took 329 days at a $245,000 list and closed at $215,000, or 87.8%. The lesson is that a price above the band costs months and finishes lower, while a price inside it costs weeks.
The March 2025 sales at $410,000, $399,000 and $362,000 are outside the 12-month window and should not anchor a 2026 price. They are the reason we always name the window beside every figure.

Listing in late fall meets the seasonal buyer first, and the March 2026 cluster of three closings shows that winter buyers close. Waiting has a cost too, because the clubhouse timeline is not published and the market has slowed since 2025.
We recommend ordering it at listing. The certificate is effective for 30 days, or 35 if mailed, so we time the order against your expected contract date and reorder if it lapses.
Confirm it is case 26-CA-000387, tell the buyer it is a public court record, share the estoppel and the current assessment position in writing, and do not speculate about the outcome.
On the same 12-month window the median is $301,500 against $355,000, but the homes differ in size and plan. We value each on its own closings.
Yes, where a seller wants discretion, a listing can be worked before it is public. Talk to Jesse about timing and the trade-off in exposure.

Start from the 12-month median of $301,500 (n = 10, mean of $295,000 and $308,000) and adjust for street, condition, roof and asking history. The 24-month median is $329,900 (n = 15). For a number on your villa, use our valuation guide.
In 2026 to September 29, six closed: $210,000, $215,000, $260,000, $308,000, $329,900 and $340,000. Every sale of the last 12 months is in the table above, by month and price.
Ten in the Southwest Florida MLS in the 12 months to September 29, 2026, and 33 in 60 months. The county file shows 5 qualified sales since September 29, 2025, a small sample on the four villa-only streets.
Not reliably. With 5 to 10 sales a year, one sale moves an automated estimate, and the estimate cannot see condition, roof age, the street or the association paperwork.
No. The 2023 MLS median was $380,000 and the last 12 months is $301,500, so a 2023 comparison overprices by a wide margin. Use the recent closings.
The MLS has priced den-labeled villas higher over 60 months, $358,500 against $355,000 for plain two-bedrooms, but the county roll records two bedrooms and no den on every villa. Show the floor plan.
Two, as of September 29, 2026, listed at $325,000 and $249,900 after 174 and 129 days on market. A small supply does not mean a fast sale.
The 12-month median is 96 days and the range in 60 months is 0 to 329 days. A villa listed near $225,000 in September 2026 closed in 21 days.
The market is workable for a well-priced villa, but sold prices and days on market have moved against sellers since 2025. Price to the recent closings, not to the 2022 to 2024 plateau.
Likely. In the last 12 months 9 of 10 closed below final list, at a median 93.7%. Price with room, and read the sale-by-sale table above.
Buyers will ask about the special assessment and the lawsuit. Have the estoppel and the current construction status in hand at listing so you control the conversation.
Ask your attorney and title agent what Florida disclosure requires of you. Case 26-CA-000387 is a public court record, and buyers can find it, so we recommend raising it early.
It is the association's statement of what the villa owes and what is due at closing. Under Section 720.30851 it must be delivered within 10 business days of a written request, and it is effective for 30 days, or 35 if mailed.
The statute's base cap is $250, plus up to $150 if money is owed and $100 to expedite, indexed every five years. Our 2026 seller-cost research shows $299, $179 and $119 for the indexed figures. Read the fee on the certificate against the current statute.
The villa association's manager, which depends on which of the five villa corporations governs, and the master association's administration office. They are different desks, so ask us and we will route it.
Yes, on a resale in a Chapter 720 community. Section 720.401 requires the summary before the buyer signs, and a buyer who did not receive it may cancel within 3 days of receipt or before closing.
No. River's Reach is under Chapter 718, and Section 720.401 does not apply to condominium associations. The condominium resale documents follow Section 718.503.
In Lee County the seller customarily pays the owner's title policy and doc stamps at $0.70 per $100 of price, and the contract controls.
Commission as negotiated, doc stamps on the deed, the owner's title policy where custom applies, prorated association assessments, the estoppel fee and any payoff. Our net sheet above shows the working numbers at $301,500.
Doc stamps alone at $0.70 per $100 are $2,100 on $300,000. The rest depends on your commission, payoff, title costs and prorations, so ask for a net sheet.
Not necessarily, but the roof's age drives the buyer's insurance quote. A roof under 15 years old avoids the Section 627.7011 issue. Have the permit date and a wind-mitigation report ready.
It records the villa's storm features on the state's form OIR-B1-1802. A recent one lets a buyer's insurer credit real features and can save a deal.
An approval process exists at Country Creek, but its terms are not published for the villas. Confirm with the villa association's manager.
Generally yes, subject to the lease and association rules. The buyer takes the lease, so confirm the tenant's status with the manager first.
Yes. Tell them the four villa streets are Zone X on the current map, effective February 5, 2026, and that Evacuation Zone A is a separate designation.
Golf comes with ownership at Country Creek, with no equity certificate, so the buyer receives access through the home. Confirm any transfer fee on the estoppel.
Give them the estoppel early. It states the exact regular assessment, frequency and any special assessment, which is more credible than a listing-site number.
Waiting has a cost too: the clubhouse timeline is not published, and the market has slowed since 2025. Decide from your own timeline and the closings, not a guess.
Show the floor plan, the light and the storage, and disclose what the villa association maintains. Buyers compare a nearly fixed size, so condition and presentation decide.
Yes, where a seller wants discretion, a listing can be worked before it is public. Talk to Jesse about timing.
Ask each for the recent Villas closings by street, the pricing logic and the paperwork plan. We publish ours above.
We tracked all 33 MLS closings in five years and the county record behind them.
Your buyer's first taxable value resets at the sale, so their bill can differ from yours. With the 2025 millage of 13.0214 mills, $301,500 is about $3,926 before the $366.39 solid waste line, our arithmetic.
The Villas' 12-month median is $301,500 on 10 closings and the Villages' is $355,000 on 27. Read our Villages at Country Creek seller guide for the detached side.

Every fact on this Villas at Country Creek seller guide traces to a primary record below: the master association's own pages, Florida state records, Lee County and Village of Estero records, FEMA, federal sources and the Florida Statutes. No brokerage, listing portal or IDX feed is cited.
Parcel and sale facts come from the county roll and the MLS. Two Lee County zoning resolution pages returned only a script shell to our fetch, so the 265-unit ceiling is a roster figure and not a quotation from them.
The Villas at Country Creek's key documents are published by the State of Florida, FEMA, the federal government and Lee County, and the table links each to its issuing authority. The recorded master Declaration is available through the Lee County Clerk's official records, and the villa estoppel through the villa association's manager.
