By Jesse McGreevy and Marc Comisar, Domain Realty. Updated September 2026.

What is a Country Creek home worth? It depends on which of three markets behind the gate your home belongs to: 746 single-family parcels and villas governed by the Villages and Villas associations, or one of 220 River’s Reach condominiums under Chapter 718. In the 12 months to September 29, 2026 the Southwest Florida MLS recorded 49 Country Creek closings at a $295,000 median, and the family your home belongs to moves that number by more than $128,000. This valuation guide sits beside our full Country Creek community guide and shows how we turn the closings into a price for one home.

The Country Creek seller guide covers pricing, marketing, costs and the law of a sale. This valuation page covers the value itself, and the Country Creek buyer guide shows the other side of the table.

What This Page Does Not Claim

This page does not publish a price for your home, because we have not seen it. It does not publish a feature premium, such as a golf-frontage or pool premium, because the record here is too thin to isolate one. It does not quote a community-wide association fee, because none is published. And it does not predict the outcome of the clubhouse lawsuit. Everything below is a closing, a county record or a statute, and each is sourced.

Key Takeaways

Country Creek owners who read nothing else on this page should know these ten facts, each sourced in the sections below. They decide what your home is worth more than any online estimate will, and every one is specific to this 966-home community on Corkscrew Road.

  • The family sets the starting point. In the 12 months to September 29, 2026, Villages at Country Creek homes sold at a $355,000 median (27 sales), Villas at $301,500 (10) and River’s Reach at $226,500 (12).
  • The whole community: 49 closings, a $295,000 median, $224.68 per square foot, from $195,000 to $560,000.
  • Per square foot differs by family: $243.20 in the Villages, $211.70 in the Villas and $188.20 in River’s Reach.
  • Values have stepped down. The 12-month median of $295,000 sits 17.1% below the $356,000 median of the year before.
  • Days on market vary widely. The median was 81 days, 11 of 49 closings took 30 days or fewer and 21 took more than 90.
  • Only 7 of 49 closed at or above list price. The median closing was 94.9% of list.
  • The county roll is not a value. The median 2026 just value is about $280,600, while the median sale price is $295,000, and taxable values are lower still where homestead applies.
  • County recorded sales tell a second story. The county recorded 54 qualified sales in the same 12 months at a $311,500 median.
  • Country Creek sits in Estero’s middle tier. Breckenridge closed at $235,000 and Fountain Lakes at $335,000 in the same pull.
  • The clubhouse project and flood map are value conversations. An $8,000,000 renovation is under way, and 83.4% of parcels are FEMA Zone X.

What Is My Country Creek Home Worth?

Your Country Creek home is worth what homes like it, in your own village, with your bedroom count and living area, sold for in the last six months, adjusted for what differs. The community median of $295,000 is a starting frame, not your price: Villages homes sold at $355,000, Villas at $301,500 and River’s Reach at $226,500.

The Short Answer, Family by Family

Over the 12 months to September 29, 2026, the MLS shows three separate markets. The table below gives each family’s sales, median, range, price per square foot, median living area, days on market and sale-to-list.

Why One Community Median Cannot Price Your Home

A $295,000 median blends a $195,000 two-bedroom condominium with a $560,000 four-bedroom house, so it describes neither. Bedroom count and living area explain more of the spread than the community name does: in the year, 2 bed 2 bath homes closed at a $248,000 median (18 sales), 2 bed plus den homes at $350,000 (19 sales), 3 bed homes at $350,000 (9 sales) and the two 4 bed homes at a $529,500 median.

What We Use Instead of an Automated Estimate

We use the closings that match your home on family, bedroom count, living area and age, the live competition, the county record of your parcel, and a walk-through by Marc for condition, view and roof. We then write down the adjustments, so you can argue with any line.

The 60-Second Form and the Written Opinion

The McGreevy and Comisar valuation form takes about a minute. Jesse then returns a written opinion with the comparable sales, the adjustments, the range and the estoppel and flood questions your buyer will raise. There is no cost and no obligation.

How Is a Country Creek Home Actually Valued?

A Country Creek home is valued in eight steps: confirm the family and the county’s living area, match the bedroom count, note the lot and frontage, judge the view, grade condition, read the roof and permit history, adjust older sales for time, and test the result against today’s listings. Each step below names what we check.

Step One: Confirm the Family and the County’s Living Area

We confirm whether the home is in the Villages, the Villas or River’s Reach from the recorded legal description, and we take the living area from the county record, because a listing’s square footage can differ. River’s Reach condominiums are two-bedroom units of 1,125 to 1,238 square feet on the county roll.

Step Two: Match the Bedroom Count

A two-bedroom, a two-bedroom with a den and a three-bedroom are three different comparable sets even at similar size. We never price a den home off a two-bedroom sale without saying so on the page.

Step Three: Note the Lot and Frontage

The county roll codes 372 of 746 single-family parcels as golf-course frontage, 62 as creek and 11 as lake. We record which applies and treat it as an adjustment we explain, not a formula we hide.

Step Four: Judge the View Honestly

A golf-course view, a creek view and a view of a neighbor are different facts in the same street. We photograph what the buyer will see, and we adjust only from paired sales where the record supports it.

Step Five: Grade Condition

Most homes here are original 1990s interiors. A refreshed kitchen, floors or baths move a home up its ladder, and a tired interior moves it down. Marc walks every home before Jesse finalizes the range.

Step Six: Read the Roof and the Permit History

Every building predates Florida’s March 1, 2002 statewide building code, so the roof permit date and a wind mitigation report on the April 2026 form revision are price facts. A roof replaced in 2011 or later is under 15 years old in 2026 and carries statutory protection against non-renewal on age alone [Source: Section 627.7011, Florida Statutes].

Step Seven: Adjust Older Sales for Time

The market has stepped down from a $371,200 median over 60 months to $295,000 over the last 12. A 2023 sale is a 2023 price, and we adjust or set it aside.

Step Eight: Test the Number Against Today’s Listings

Twelve homes were active on September 29, 2026, from $219,000 to $475,000. We test the range against the ones in your family and size, and against how long they have sat.

What Is a Villages Home Worth Compared With a Villa or a Condominium?

A Villages home is worth more than a Villa or a River’s Reach condominium mostly because of size, structure and lot, not the name on the gate. The Villages closed 27 sales at a $355,000 median, the Villas 10 at $301,500 and River’s Reach 12 at $226,500 over the last 12 months, with a stable order over longer windows.

Why the Villages Sell for More per Foot

The Villages median of $243.20 per square foot reflects one-story houses on their own lots, the estate section’s larger homes and the golf-frontage lots, against attached villas and two-story condominiums. The estate section also lifts the median: the community’s highest closings are nearly all Villages homes.

How We Value a Villages House

We start with the closest Villages sales by bedroom count and size, then adjust for frontage, pool and roof. The tier runs from a $195,000 two-bedroom of 1,312 square feet to a $560,000 four-bedroom of 2,045 square feet, so the adjustments matter more than the median.

How We Value a Villas Villa

Villas are attached homes, with a $211.70 median per square foot and a 96 day median time on market. We use Villas sales first, then Villages sales of the same size with an explicit adjustment for structure, and we confirm the association for your address.

How We Value a River’s Reach Condominium

River’s Reach is 220 two-bedroom units in five Chapter 718 associations, with a $188.20 median per square foot. The county’s phase medians of 2026 just value are close, from $203,065 to $217,448, so we do not claim a phase premium. One MLS record filed under River’s Reach (February 27, 2026, $500,000, 2,059 square feet) does not fit the county’s 1,125 to 1,238 square foot range, and we read the River’s Reach median with that in mind.

What the Family Gap Means for Your List Price

If your home is a River’s Reach condominium, the buyer’s other tab is Breckenridge at $235,000, and your price has to be defensible against both. If it is a Villages house, the estate-section closings and the $355,000 median are your ladder, and the competition is the nine Villages listings now active.

Do Golf, Creek and Pool Features Change Country Creek Values?

Golf frontage, creek frontage and a private pool change what a Country Creek buyer will pay, but the record here is too thin to publish a premium for any of them. The roll codes 372 of 746 single-family parcels as golf frontage, 62 as creek and 11 as lake, and about a quarter carry a pool.

Data updated: September 2026

Golf-Course Frontage

Half of the single-family stock has golf frontage, so it is a normal condition here, not a rarity. A buyer pays for a good view of a fairway more than for the frontage code, and we say which it is.

Creek and Lake Frontage

Only 62 parcels carry a creek code and 11 a lake code, which makes them scarcer and their comparables rarer. With so few paired sales, we present a range and the reasons, not a percentage.

Private Pools

The county roll shows 186 of 744 single-family parcels with a private pool, about 25%, with Unit 3 at 32% and Unit 5 at 30% [Source: Lee County Property Appraiser]. A permitted, well-kept pool adds to a home’s appeal, and an unpermitted or failing one subtracts, so we ask for the permit and the equipment dates.

The Community Amenities Every Home Shares

Five pools, five tennis courts, a fitness center, bocce, horseshoes and cornhole belong to the master association, so they do not separate one home from another. We do not add them to the price of any single home.

What Does Price per Square Foot Tell You About a Country Creek Home?

Price per square foot tells you where a Country Creek home sits inside its own family, and misleads you across families. The community median is $224.68, but the Villages run $243.20, the Villas $211.70 and River’s Reach $188.20, so a per-foot figure only prices a home against sales of the same kind.

Data updated: September 2026

Four Windows, One Community

The MLS median price per square foot is $224.68 for the last 12 months, and the window table further down gives the figure for the 24, 36 and 60 month windows. Always name the window before you compare two per-foot numbers, because the size mix of the sales changes from one window to the next.

Why the Denominator Decides the Argument

The MLS uses the listing’s living area and the county uses heated area on its own roll, and the two can differ. Before we compute a per-foot figure we confirm which area each sale used.

What an Appraiser Will Do With Square Footage

An appraiser measures and reports gross living area to a standard, then adjusts comparables for size. Our number is an opinion of value from the same evidence, not an appraisal, and a lender’s appraiser may measure differently.

How to Use Price per Square Foot on Your Own Home

Take your family’s median per foot, multiply by your living area and treat the result as a first pass. Then move it for bedroom count, frontage, roof and condition, and check it against the closest three sales.

What Have Country Creek Homes Sold For in the Last 12 Months?

Country Creek homes sold for between $195,000 and $560,000 in the last 12 months, with a $295,000 median across 49 closings. The tables below list the most recent closings, the highest and the lowest, each with its date, family, size, list price, sold price and days on market.

What We Can Show You First-Hand

We can show you the MLS closings above, the county record of your parcel and the sales of neighbors’ homes by folio number. We cannot see the interior condition of those homes, so we do not claim that a $560,000 sale proves your home is worth it. We walk yours.

How Have Country Creek Home Values Changed Over Time?

Country Creek home values have stepped down each year since the 2022 to 2023 block, from a $437,500 median then to $295,000 in the latest 12 months, while closings stayed between 38 and 50 a year. The tables below show the windows and the year-by-year blocks.

What the Series Means if You Bought in a Given Year

If you bought in the 2022 to 2023 block, your home may be worth less than that year’s median, and you should hear that from us before an offer arrives. If you bought before 2021, you are almost certainly selling well above your basis. Either way, your village’s recent closings are the number.

How Does the County’s Just Value Compare With Country Creek Sale Prices?

The county’s 2026 just value is a mass-appraisal figure, not a price. Across Country Creek’s 966 dwellings the median just value is about $280,600, and $304,868.50 on the 746 single-family parcels, against a $295,000 median sale price, and the median taxable value on single-family parcels is $248,921 because 426 carry a homestead exemption.

Data updated: September 2026

Just Value Against the MLS Median

The county’s figure is set for tax purposes as of January 1 and does not reflect the interior, the view or the roof. It is a rough check, and a sale far from it is a reason to look closer, not proof of error.

Why Taxable Value Runs Lower

Where homestead applies, the assessed value is capped, and the taxable value falls below the just value. A buyer’s first bill resets, so a seller’s tax bill is not a guide to what the buyer will pay [Source: Section 689.261, Florida Statutes].

What the County’s Recorded Sales Add

The county recorded 54 qualified improved sales in the 12 months from September 2025 at a $311,500 median, a $150,000 low and a $560,000 high, against 49 MLS closings. Our county pull matched 988 parcels, the 966 homes plus association-owned tracts. The county count carries private transfers the MLS misses and no days on market, so we read the two together.

What the Just Value Is Good For

The just value tells you the county’s opinion, helps you check a parcel’s county record and frames your tax disclosure. It does not price your home, and we never use it that way.

Why Do Online Estimates Miss on Country Creek Homes?

Online estimates miss on Country Creek homes because they average three product families, ignore the roof permit, the frontage and the clubhouse, and lean on a handful of sales in a 966-home community. A written valuation that shows the closings, the adjustments and the range corrects for each.

What an Automated Estimate Actually Is

An automated estimate is a statistical model fitted to recorded sales and public records. It is a reasonable first guess for a uniform tract and a poor one for a community that blends houses, villas and condominiums behind one gate.

The Three-Family Problem

A model that blends a $226,500 River’s Reach median with a $355,000 Villages median produces a number near neither. We price each family from its own closings.

Features a Model Cannot See

A model cannot see a roof replaced in 2019, a creek view, a screen enclosure that is failing or a pool with a new pump. It cannot see that the clubhouse is being rebuilt or that a special assessment is in dispute.

Why an Assessment Is Not a Valuation Either

The county’s just value and an online estimate can differ by tens of thousands of dollars for the same home, and neither is an opinion a buyer’s agent will accept. See the county comparison above.

What to Do With an Online Estimate You Have Already Seen

Keep it as one data point. Send us the address, and we will show you which sales the estimate likely used and why the ones that match your home differ.

Country Creek vs Breckenridge: Which Holds More Value for a Seller?

Country Creek and Breckenridge are both gated, bundled-golf communities in Estero, so a buyer often tours both. Country Creek’s $295,000 median across 966 homes sits above Breckenridge’s $235,000 across 842 residences in 16 villages, and each holds value differently. Both figures are 12-month closed MLS sales to September 29, 2026.

What the Table Means for Your Value

Country Creek carries a higher median and price per square foot, and takes longer to sell. Breckenridge sells faster and cheaper. If your home is a Villages house, the difference is in your favor on price. If it is a River’s Reach condominium, your price is bounded by Breckenridge’s entry point.

Who Values Country Creek More, and Who Values Breckenridge More

A buyer who wants one-story living, a wider mix of homes and a course finished in under four hours values Country Creek. A buyer whose first filter is entry price and no per-round green fee values Breckenridge. Read the Breckenridge community guide for the other side.

How Do Country Creek Values Compare With Nearby Estero Communities?

Country Creek’s $295,000 median sits in the middle of Estero’s value tier: above Breckenridge at $235,000 and Villagio at Estero at $270,000, below Fountain Lakes at $335,000 and Copper Oaks at $346,000, and far below Stoneybrook at $420,000 and Pelican Sound at $550,000, all from the same September 2026 pull.

Where the Nearest Alternatives Pull Your Buyer

A buyer at $295,000 has Villagio at Estero, Fountain Lakes and Copper Oaks in the same search. Your value is what a buyer will choose over those, which is why we show them side by side.

How Other Estero Valuations Differ

Each Estero community values differently. For a golf community with a buy-in, the capital fee is a line in the price. For a condominium, the reserve study is. Read our Meadows of Estero valuation guide for a two-plan condominium example.

What Carrying Cost and Fees Will a Country Creek Buyer Price Into Your Offer?

A Country Creek buyer prices in property tax at 13.0214 mills, one Lee County solid waste assessment, a master association assessment, one sub-association assessment and golf at $25.00 a round, with no CDD. The association assessment is not published, so the estoppel is the number, and a fee a buyer cannot find becomes a discount.

Data updated: September 2026

The Fee Stack Your Buyer Sees

The 2025 billed rate was 13.0214 mills across twelve taxing authorities, read off two Lee County Tax Collector bills [Source: 2025 Taxing District Millage Book]. The only non-ad-valorem line is Lee County Solid Waste at $366.39 for a house and $18.31 for a River’s Reach unit. There is no CDD, no street-lighting unit and no sewer taxing unit.

What the Association Does Not Publish

The master and sub-association assessments are not published on any page we could reach, and the amount differs by sub-association, so we do not quote a single figure. We state that plainly in the listing and put the estoppel in the documents file, because a buyer who is told “not published, here is the certificate” trusts the rest of the file.

Golf and Amenity Fees

A member pays $25.00 for 18 holes and $10.00 to walk after 3 pm on the May to October 2026 card, a guest pays $45.00, and the fitness center 24/7 key card is $25 once at the Administration Office [Source: Golf rates, Country Creek Golf Club]. No initiation fee or resale capital fee is published.

How a Fee Becomes a Price

A buyer converts every monthly fee into loan capacity. On the community median at 7.03% (Freddie Mac PMMS as of September 24, 2026), 20% down and a 30-year term, a $295,000 home carries a principal and interest payment of $1,574.87 on $59,000 down; a $355,000 Villages home is $1,895.18 and a $226,500 River’s Reach condominium is $1,209.18 [Source: Freddie Mac Primary Mortgage Market Survey]. Any association fee comes on top and reduces what the buyer can pay.

The Tax Reset Your Buyer Inherits

A single-family home on Andiron Place with a taxable value of $382,345 paid $5,410.83 in 2025 and a River’s Reach condominium at $226,746 paid $2,970.85. A buyer’s first bill is not the seller’s last one, and 426 of 746 single-family parcels are homesteaded, so the reset is real.

The Estoppel Certificate, Ordered Early

Ordered at listing, the estoppel gives the buyer the assessment and the seller a certificate that is effective for 30 or 35 days. We order it from the correct desk on day one [Source: Section 720.30851, Florida Statutes].

Which Florida Rules Shape a Country Creek Sale Price?

Two Florida disclosure regimes shape a Country Creek sale price, because the community mixes Chapter 720 homeowners’ associations with five Chapter 718 condominium associations. The wrong package delays a closing, and a delayed closing costs money, so we identify the regime for your address before we list.

The HOA Disclosure Summary for Villages and Villas Homes

Under section 720.401 the summary must be presented before the contract is signed, and the buyer may void the contract within 3 days after receipt, a right that cannot be waived [Source: Section 720.401, Florida Statutes]. This is information, not legal advice.

Why River’s Reach Is Different

Section 720.401(2) states that it does not apply to associations regulated under chapters 718, 719, 721 or 723, so River’s Reach follows the section 718.503 documents and the buyer’s 7-day cancellation right [Source: Section 718.503, Florida Statutes].

The Flood Disclosure and the Flood Map

A residential seller must complete the flood disclosure at or before contract [Source: Section 689.302, Florida Statutes]. In Country Creek 164 of 987 tested parcels sit in Zone AE or the floodway, so the file matters.

Disclosure of Known Defects

A seller who knows of a latent defect that materially affects value must disclose it, and an “as is” clause does not remove that duty [Source: Johnson v. Davis, 480 So. 2d 625 (Fla. 1985)]. Disclosing a known roof leak early costs less than negotiating one late.

How Brokerage Relationships Work in Florida

A Florida licensee may act as a transaction broker or a single agent, and is presumed to be a transaction broker unless a single-agent relationship is established in writing [Source: Florida Statutes 475.278]. We explain the relationship before we sign anything.

How Do the Clubhouse Project and the Flood Map Affect a Country Creek Home’s Value?

The clubhouse project and the flood map affect a Country Creek home’s value through the buyer’s risk and cost, not through the golf. An $8,000,000 phased renovation and a disputed assessment sit beside a community that is 83.4% Zone X and 100% evacuation Zone A, and a buyer who understands both pays more than one who discovers them late.

Data updated: September 2026

The Clubhouse Renovation and the Assessment

Demolition began April 13, 2026, and the association describes a first phase of $2,000,000 to $3,000,000 [Source: Country Creek community guide]. The assessment amount is not published, and the estoppel is the only reliable answer for your address.

The Lawsuit, Stated Carefully

Case 26-CA-000387, filed January 21, 2026, asks whether a membership vote was required under Section 5.1 of the Declaration. The outcome is unknown, and we do not guess it or the dollar amount.

The Flood Map in Dollars

Zone X parcels usually need no lender-required flood insurance, and Zone AE parcels do. A Letter of Map Amendment can change that for a structure, and FEMA has issued 34 map-change determinations naming Country Creek properties, 21 of which removed a structure from the special flood hazard area [Source: FEMA National Flood Hazard Layer].

The Roof and Insurance in Dollars

An insurer may not refuse to renew solely on roof age under 15 years, and Citizens will require flood insurance on its policies beginning January 1, 2027 [Source: Citizens Property Insurance Corporation]. A buyer’s quote sets the price they can pay.

What Moves the Number Before You List a Country Creek Home?

Six things move a Country Creek valuation before you list: the roof and its permit, the wind mitigation report, the air conditioner and water heater dates, the screen enclosure and pool condition, the interior finishes and how the home is shown. Each is cheaper to document than to argue about after an offer.

The Roof and the Permit

A permitted replacement that is under 15 years old is a strength, and an original roof is a discount unless the home is priced for it. We collect the permit date and the wind mitigation report on form OIR-B1-1802 [Source: Form OIR-B1-1802].

Air Conditioning and Water Heater Ages

Buyers’ inspectors record the ages. Original equipment in a 1990s home is at the end of its life, and we price it in or replace it.

Storm Protection and the Screen Enclosure

Impact windows or shutters, and a sound screen enclosure with a permit history, help. A repaired enclosure without a permit is the usual place a problem hides.

Kitchens, Baths and Flooring

Refreshing beats remodeling for price. On the 164 Zone AE parcels the 50 percent rule can turn a large renovation into a floodplain rebuild, so check first [Source: Village of Estero, disaster recovery guidance].

Presentation, Furnished or Not

A staged, decluttered home with clean lanai screens and light shows better. A seasonal owner’s furnished home can be shown as is, with the inventory agreed in writing.

What Will You Net From a Country Creek Sale?

You will net your sale price less the deed documentary stamp tax, the owner’s title premium, the estoppel fee, closing fees, any commission you agree and your mortgage payoff. On a $295,000 sale the hard costs are about $13,352.50 before any buyer-agent contribution, and the net before payoff is about $281,647.50.

Data updated: September 2026

The Statutory Line: Documentary Stamp Tax

The deed carries $0.70 per $100 of price, so $2,065.00 on $295,000 [Source: Florida Department of Revenue].

The Negotiated Lines

Commission is negotiable, and since August 17, 2024 offers of compensation cannot be advertised on the MLS [Source: NAR settlement FAQs]. Our example uses 2.75% for the listing side and 2.5% for an optional buyer-agent contribution.

Prorations and Payoffs

Property taxes are paid in arrears, so you credit the buyer for the days you owned, and assessments prorate to the closing date. Payoff figures come from your lender.

Should You Sell Now or Wait?

Whether to sell now or wait depends on your family’s ladder and your timeline more than on the community median. Country Creek has 2.9 months of supply, a median 81 days on market and a 94.9% median sale-to-list, and the median has eased year over year, so waiting for a 2023 price is a bet against the record.

Data updated: September 2026

What the Record Says About Waiting

The 12-month median of $295,000 sits 17.1% below the $356,000 median of the year before, and 20.5% below the 60-month median of $371,200. We do not forecast; we show you the closings and let you compare.

When Waiting Makes Sense

If your home needs a roof permit, a repair or a paid-off assessment before it shows well, a short delay can earn more than it costs. If the clubhouse outcome would change your buyer’s view, a status update may be worth waiting for.

When Selling Now Makes Sense

If your village’s ladder has recent closings near your number and the competition is thin, as in River’s Reach with one active listing, listing before season captures the winter buyer.

When should I list my Country Creek home to catch the most buyers?

List before January if the home and the documents file are ready. Twenty-one of the 49 closings fell between January and April, and 10 in March [Source: Southwest Florida MLS, Matrix pull of September 29, 2026].

Can I sell a Country Creek home that still has its original finishes?

Yes. A 1990s interior sells at a price that reflects it, and we price it honestly. A refresh of paint, floors and lighting often earns more than it costs, and we tell you which changes are worth making.

How do you market a River’s Reach condominium against Breckenridge?

We lead with the $226,500 median, the Estero address, the absence of a CDD and the single shared pool, and we send the buyer’s agent a one-page comparison against Breckenridge’s $235,000 median.

Will you tell me if waiting would get me a better price?

Yes. If the closings say waiting helps, we say so, and if they say it does not, we say that. The 12-month median is 17.1% below the year before.

What does the written valuation cost, and am I committing to list?

It costs nothing and commits you to nothing. Many owners use it to decide whether to sell this season or next.

Can you value and sell my home while I am out of state?

Yes. About 35% of residents stay on property in summer, and we handle showings, walk-throughs, signatures and closing remotely.

What a General Estero Valuation Tends to Miss Here

A general valuation may quote one community-wide fee that cannot be right for any address, blend the three families into one median, ignore the roof permit, cite the superseded 2022 flood panels or apply the HOA disclosure to a condominium. Each mistake moves the number.

What is my Country Creek home worth right now?

It depends on your family. In the 12 months to September 29, 2026, Villages homes sold at a $355,000 median, Villas at $301,500 and River’s Reach at $226,500 [Source: Southwest Florida MLS]. A written valuation places your home on its ladder.

How much is a Villages at Country Creek home worth?

The Villages closed 27 sales at a $355,000 median and $243.20 per square foot, from $195,000 to $560,000. Bedroom count, size, frontage and roof decide where you sit.

How much is a Villas at Country Creek villa worth?

The Villas closed 10 sales at a $301,500 median and $211.70 per square foot. Villas are attached homes, and we compare them first with other Villas.

How much is a River’s Reach condominium worth?

River’s Reach closed 12 sales at a $226,500 median and $188.20 per square foot. The units are two-bedroom, 1,125 to 1,238 square feet on the county roll, and the county’s phase medians are close.

Why does the Villages sell for more per square foot than River’s Reach?

Because of structure, lot and size. One-story houses on their own lots and the estate section command more per foot than two-story condominiums with shared grounds. The gap is $243.20 against $188.20.

Which square footage should I use to price my home?

Use the county’s heated area as the check and the MLS living area as the comparison, and confirm which each sale used. A difference of even 100 square feet changes a per-foot price.

Why is the online estimate different from your valuation?

Online models blend three families and cannot see the roof, the frontage or the clubhouse. Our valuation shows the closings and adjustments, so you can check each line.

Is the county’s just value what my home is worth?

No. The median 2026 just value is about $280,600 across 966 dwellings, against a $295,000 median sale price, and it does not reflect condition, view or roof. It is a tax figure [Source: Lee County Property Appraiser].

Does golf frontage add value in Country Creek?

Probably, but we do not publish a percentage. Half of single-family parcels (372 of 746) carry a golf frontage code, so it is common here, and a good fairway view is what buyers pay for.

Does a pool add value in Country Creek?

A permitted, well-kept pool helps, and about 25% of single-family homes have one. We do not publish a premium because the paired sales are too few, and we ask for the permit and equipment dates.

Is a creek or lake view worth more?

Only 62 parcels carry a creek code and 11 a lake code, so the comparables are rare. We present a range with reasons and photograph the view.

How much does a roof affect my home’s value?

A permitted replacement under 15 years old protects a buyer’s insurance and helps your price, and an original 1988 to 2001 roof is priced as a discount unless the home is priced for it [Source: Section 627.7011, Florida Statutes].

What is the highest recent sale in Country Creek?

$560,000, a 2,045 square foot four-bedroom in the Villages on May 8, 2026, at 95.3% of list after 70 days [Source: Southwest Florida MLS].

What is the lowest recent sale in Country Creek?

$195,000, for a 1,312 square foot Villages two-bedroom on September 28, 2026 and a 1,238 square foot River’s Reach unit on November 20, 2025.

How many homes sold in Country Creek last year?

Forty-nine closed in the 12 months to September 29, 2026, for $15,658,200, and the county recorded 54 qualified sales in the same period.

Why do the MLS and county sales counts differ?

The county counts every qualified improved transfer, including private and estate sales, and the MLS counts listed closings. The county’s 54 is 10.2% higher than the MLS’s 49.

How long will my Country Creek home take to sell?

The median was 81 days, with a range of 3 to 329 days, and speed follows price more than season [Source: Southwest Florida MLS].

What percent of list price do Country Creek homes sell for?

The median was 94.9%, and 7 of 49 closed at or above list.

Have Country Creek values gone up or down?

Down. The 12-month median of $295,000 is 17.1% below the prior year and 20.5% below the 60-month median of $371,200.

If I bought in 2023, am I underwater?

Possibly, if you bought at the peak. The 2022 to 2023 block had a $437,500 median, so a purchase then may be worth less now, and we tell you so before an offer does.

Should I list at the top of the range?

Only with a reason a buyer can see. Homes that start above their village’s band tend to find it after months of exposure, and every buyer can see the age of a listing.

How does Country Creek compare with Breckenridge for value?

Country Creek’s median is $295,000 against Breckenridge’s $235,000, and Country Creek takes longer to sell, at 81 days against 55.5.

Do buyers pay more for a home with no CDD?

No CDD is a real selling point, though we do not put a dollar figure on it. It removes a debt line buyers see in newer communities.

What will a buyer’s mortgage payment be on my home?

At 7.03% with 20% down over 30 years, $295,000 carries about $1,574.87 in principal and interest, and $355,000 about $1,895.18 [Source: Freddie Mac PMMS]. Association fees come on top.

Does the clubhouse assessment lower my home’s value?

It affects the buyer’s cost and questions, and its size is not published. The estoppel gives the number, and a buyer who knows it early negotiates less.

What should I say about the lawsuit?

Only what the record shows. Case 26-CA-000387 was filed January 21, 2026 and asks whether a vote was required; the outcome is unknown.

Does the flood zone affect my home’s value?

It can. 83.4% of tested parcels are Zone X and 164 of 987 are Zone AE or floodway, and a Letter of Map Amendment can change a structure’s status.

What is the estoppel and what does it cost?

It is the association’s certificate of what the home owes, capped at $250 for the base fee without delinquency [Source: Section 720.30851, Florida Statutes].

Which disclosure applies to my home?

A Villages or Villas home follows section 720.401, and a River’s Reach unit follows section 718.503 [Source: Section 720.401, Florida Statutes]. Your closing agent confirms.

What will I net if I sell at the median?

About $274,272.50 to $281,647.50 before payoff and prorations on $295,000, using example commissions and a shared cost model.

What updates add the most value before I sell?

Paint, floors, fixtures and lighting, a documented roof and a clean screen enclosure. We tell you which are worth it for your home.

Do I need a wind mitigation report?

It is not required, and we recommend it, on form OIR-B1-1802 [Source: Form OIR-B1-1802].

Will the valuation cost me anything?

No. The written valuation is free and carries no obligation.

Can you value my home if I am out of state?

Yes. We use the county record and photographs, and Marc can walk the home for you.
