What “Trevi” means on the public record. “Trevi” is the street and marketing name. On the Collier County Property Appraiser roll, in the Collier County Clerk’s Official Records and at the Florida Division of Corporations, the eight buildings on Trevi Court are four recorded condominiums: Terrace VII, Terrace VIII, Terrace IX and Terrace X at Treviso Bay, each with its own declaration, its own association and its own budget. The eight buildings are numbered 9554 through 9596 Trevi Court, Naples, FL 34113, and carry Collier County building numbers 47 through 54. They were completed between 2016 and 2019 by Lennar. Treviso Bay is an all-ages community, not a 55+ community.
Not to be confused with: Trevi at Miromar Lakes in Estero, a separate lakefront villa enclave with its own page, Trevi at Miromar Lakes; Lennar “Trevi” single-family floor plans sold in other Florida markets; or the Trevi Fountain in Rome. Treviso Bay’s Italian street names (Trevi, Giaveno, Avellino, Casoria, Venezia) are naming themes, not references to those places.

Trevi at Treviso Bay is the marketing and MLS name for four recorded Florida condominiums, Terrace VII, Terrace VIII, Terrace IX and Terrace X at Treviso Bay, built by Lennar on Trevi Court in Naples between 2016 and 2019. Each condominium has two four-story buildings of 30 units, its own declaration, its own board and its own budget.
That structure matters more than any other fact on this page, because almost every practical question has four answers rather than one. Your quarterly dues, your pet allowance, your management company, your SIRS filing status and your estoppel all belong to your association, not to “Trevi.” The Southwest Florida MLS files all 240 units under the single name TREVI, which is convenient for searching and misleading for underwriting.

All four corporations are active Florida not-for-profit corporations with 2026 annual reports on file at the Florida Division of Corporations (detail records for Terrace VII, Terrace VIII, Terrace IX and Terrace X). The declarations and their phase amendments are indexed in the Collier County Clerk’s Official Records by the instrument numbers above.
The recorded legal description on the county-filed elevation certificate for every Trevi building reads “Part of Tract FD-3, Ponte Rialto, Plat Book 55, pages 40-44.” The Collier County project layer lists the governing site plan, PL20140000605, as the combined Casoria and Trevi site development plan for Treviso Bay, and the plat as Ponte Rialto, PL20130002699 (Collier County CityView projects layer). So “Trevi” appears on no deed as a subdivision name; the unit deed reads as a unit in Terrace VII, VIII, IX or X at Treviso Bay, a Phase Condominium.
Each declaration created a two-phase condominium, one building per phase, and the second building was added by a recorded amendment once the surveyor certified it substantially complete. Terrace VII added Building 48 by the amendment recorded 11/10/2016 (Instr 5333346); Terrace VIII added its second phase on 05/23/2018 (Instr 5560514); Terrace IX on 04/30/2019 (Instr 5705154); and Terrace X on 08/28/2019 (Instr 5759047). Each unit owns an undivided 1/60 share of its own condominium’s common elements, and nothing in any other Terrace condominium (Collier County Clerk, Official Records).
The Florida Division of Corporations lists Newell Property Management as registered agent for Terrace VII (since 2022) and Terrace VIII (since February 3, 2026), and Resort Management for Terrace IX and Terrace X (since March and April 2024). The Treviso Bay Master Association’s 2024 FAQ still shows Terrace VIII with Resort Management; the state record is the current one. Management is the route to your association’s budget, reserve schedule, rules and estoppel, so confirm the manager for your specific building before you order documents.
Trevi Court holds eight four-story condominium buildings, 9554 through 9596, running in a single north-to-south line of about 560 meters on the west side of Treviso Bay. Collier County numbers them Buildings 47 through 54. They were finished in sequence from February 2016 to September 2019, and each holds exactly 30 units.
Every address below autocompletes on Google because buyers and owners search the building, not the neighborhood. This table is the one place those addresses sit beside their recorded association, their county building number, their certificate of occupancy and their milestone year.

The northernmost Trevi building and the first finished, with a certificate of occupancy dated February 24, 2016. It sits closest to the Avellino Way satellite pool and the entry spine. Its county-filed elevation certificate shows the first floor at 8.04 feet NAVD88 and the lowest machinery at 7.64 feet, the lowest equipment elevation in Trevi. Twenty-nine of its 30 units first closed between February and June 2016; unit 4737 did not first close until May 2018.
Terrace VII’s second building, certificate of occupancy November 28, 2016, added to the condominium by the phase amendment recorded November 10, 2016. First floor 8.04 feet NAVD88. Over 2020 to 2026 it has drawn more individual unit permits than any other Trevi building, mostly air-conditioning and water-heater replacements, which is typical of the oldest stock reaching its first equipment cycle.
Certificate of occupancy May 26, 2017. First floor 8.14 feet NAVD88, with the air-conditioning pads at 7.99 feet, just under today’s 8-foot base flood elevation. Building 49 opened at the lowest median original price in Trevi, $208,500, and has traded at the lowest median resale price per square foot since 2021 ($312.50 across 15 qualified resales on the county sales file).
Certificate of occupancy August 16, 2018, which puts its first milestone inspection a year after its sister building’s, in 2043. First floor 8.04 feet NAVD88. Its qualified resales since 2021 carry the highest median price per square foot on Trevi Court, $417.80, on a small sample of 8.
Certificate of occupancy December 3, 2018, and every one of its 30 original deeds carries the same sale date, November 30, 2018, a batch closing at completion. First floor 8.14 feet NAVD88. Terrace IX is one of the three Trevi associations that appear in the Florida DBPR structural integrity reserve study databases.
Certificate of occupancy April 30, 2019. Building 52 is the only Trevi building with a recorded association roof project: a Notice of Commencement for a tear-off and re-tile by Crown Roofing and Waterproofing was recorded November 19, 2021 (Instr 6161844, OR 6044/1266), with a $240,000 county roof permit issued November 17, 2021 and a termination of the notice recorded August 3, 2022. First floor 8.14 feet NAVD88.
Certificate of occupancy July 17, 2019. Its first floor, 8.19 feet NAVD88, is the highest in Trevi, which makes it the building with the most room above today’s base flood elevation, at 0.19 feet. Terrace X’s 2026 quarterly dues, as entered on MLS listings, are the highest of the four associations at $1,425.
The southernmost and newest Trevi building, certificate of occupancy September 6, 2019, and the building closest to the Rookery Bay preserve lands to the south. First floor 8.09 feet NAVD88. With Buildings 52 and 53 it shares the latest first milestone inspection date in Treviso Bay, December 31, 2044.
A Trevi unit number is four digits: the first two are the county building number (47 to 54), the third is the floor (1 to 4), and the fourth is the position along the corridor (1 to 8). Unit 5314 is Building 53 (9590 Trevi Court), first floor, position 4. The pattern is identical in all eight buildings.
Floors one through three carry eight units each and the fourth floor carries six, which is how each building reaches 30. Position tells you the size, because every building repeats the same stack. The Collier County Property Appraiser measures three unit sizes and no others across all 240 Trevi units:

Across Trevi that makes 64 units of 1,194 square feet, 128 of 1,232 and 48 of 1,408. The 1,408-square-foot units are the corner (end) units on floors one to three; there is no 1,408 unit on a fourth floor.
Lennar marketed the Terrace plans at 1,107 to 1,284 square feet of air-conditioned space (Lennar Terrace Condominiums page, 2016), while the county measures a larger base area. Listing agents enter either number. Of 96 Trevi MLS records over five years, 79 use the county figure and 17 use a smaller Lennar-style figure, which inflates the price per square foot on those listings. The county figure is the consistent yardstick, and it is the one we use for every per-square-foot number on this page.
The Property Appraiser’s 2026 preliminary roll adds exactly $5,000 of just value per floor for the same size unit. The market pays more than that for height. Among qualified resales since January 2022, fourth-floor units sold at a median $405.80 per square foot against $388.80 on the first floor, a premium of about 4.4%, and the MLS five-year record shows the same direction (8.8%). Lennar itself priced the top floor about $9,500 above floors one to three for the same 1,232-square-foot plan when the buildings were new.
Living in Trevi means an elevator condominium in a gated, all-ages golf community, with an assigned carport space, a private storage unit and a screened lanai, and with Treviso Bay’s clubhouse, fitness, tennis, pickleball and pools available through the Master Association. What Trevi owners do not get is golf: that belongs to other neighborhoods by recorded declaration.
In practice, Trevi reads as a lock-and-leave block. The Property Appraiser’s 2026 preliminary roll shows 47 of the 240 units (19.6%) carrying a homestead exemption, so roughly four in five Trevi owners are seasonal residents, investors or second-home owners. Owner mailing addresses are led by Florida (91), then New York (36), Illinois (21), New Jersey (17), Massachusetts (12), Ontario (12), Ohio (7) and Pennsylvania (5).
Your car sits in an assigned carport a few steps from the lobby; your storage unit is outside the building, numbered with your unit; your mail is in an assigned box; and garbage goes to the building’s containers rather than a curbside cart. The nearest pool is the Master Association satellite pool at 9522 Avellino Way, about 90 meters from 9554 Trevi Court, and the Villa Rilassare amenity campus is 0.5 to 0.8 miles away depending on the building. Each of these is explained below, with the document that establishes it.
Trevi suits a buyer who wants to be inside the Treviso Bay gate, with the club, the dining and the racquet sports, at the lowest entry price, and who does not play enough golf to justify the dues. It suits a seasonal owner who wants elevator access and no exterior maintenance, and an investor who can live with a 30-day lease minimum. It is not the right fit for a buyer who wants deeded golf, a garage, or a private pool, and we say so on the first call.

Trevi condos sold for a median $407,500 over the 12 months to September 23, 2026, across 16 closed resales ranging from $372,500 to $530,000, at a median $322 per square foot, 96.5% of list price and 46 days on market. Trevi is Treviso Bay’s largest trading block and its lowest-priced condominium product.
The 16 sales produced $6,638,500 of volume, a mean price of $414,906 and a median that is the average of the two middle sales ($405,000 and $410,000), because 16 is an even count. Two-bedroom, two-bath units were 12 of the 16 sales, at a median $397,500. The three two-plus-den sales had a median of $440,000, and the single three-bedroom sale closed at $530,000; both of those layouts are the 1,408-square-foot corner plan. By association, Terrace VII’s five sales had a median of $410,000, Terrace VIII’s four $405,000, Terrace IX’s four $419,000, and Terrace X’s three $405,000. The spread between associations is small and inside what one sale can move.
Six of the 16 sales closed between $350,000 and $399,999, eight between $400,000 and $449,999, one between $450,000 and $499,999 and one between $500,000 and $549,999. No Trevi unit sold under $350,000 or over $550,000 in the window. Over five years the center of gravity was higher: 33 of 88 closings fell between $450,000 and $499,999.

The shape is the Southwest Florida condominium cycle in miniature: a 2022 peak, when Trevi units sold in a median five and a half days at nearly full price, then four years of gradual repricing as insurance costs, the new condominium safety laws and a wider supply of listings weighed on the whole Naples condo market. The five-year median across all 88 closings is $473,750 and $390 per square foot.
The Collier County Property Appraiser’s sales file records 181 priced resales of Trevi units since 2016, and 134 of the 240 units (55.8%) have resold at least once. The other 106 are still with their original Lennar buyer. The county’s median just value for a Trevi unit peaked at $421,416 in 2023 and stands at $337,640 on the 2026 preliminary roll, down 9.9% from 2025. Condition and presentation separated the fast sales from the slow ones more than floor or building did. Five of the 16 went under contract within a week of listing; five sat more than 100 days. The corner 1,408-square-foot units held their list prices best, closing at 96.5% to 98.0% of list, while the three sales that took more than 200 days closed at 93.4% to 97.9% of their final list price. Pricing correctly inside the first two weeks is the lever a Trevi seller controls.
A buyer in 2026 is negotiating from a stronger position than at any time since 2021: the median unit closed at 96.5% of its final list price, days on market have lengthened, and seven actives against 16 annual sales is roughly five months of supply. The discount is real but modest; the well-priced units still move in days.
Trevi is a neighborhood where the community-wide Treviso Bay average is almost always the wrong comparison, because a Trevi unit carries no golf, a different fee stack and a different milestone schedule from the Terrace buildings on Giaveno and Acqua Court. Trevi trades below Giaveno and Alberi Acqua mainly because Trevi units carry no golf membership, by recorded declaration, while the Terrace I to VI buildings on Acqua Court and Giaveno do. The floor plans, builder, height and construction are the same. The price gap is roughly the capitalized value of golf access, plus smaller effects from build year and position.
On the county’s own numbers the gap is exact and persistent. The Collier County Property Appraiser’s median just value for a Terrace I to VI unit is $417,640 on the 2026 preliminary roll, against $337,640 for a Trevi unit, an $80,000 difference that was also $80,000 in 2025 ($454,600 against $374,600). On resale prices the gap is similar: among priced resales recorded since September 1, 2025, Giaveno resales had a median of $480,000 and $389.60 per county square foot, against Trevi’s $410,000 and $324.70, a discount of 14.6% on price and 16.7% on price per square foot (county sales file, same method on both).
All four Trevi declarations contain Section 10.1, which in Terrace VII reads: “Golf Club membership, as defined in the Golf Club Declaration, is not appurtenant to nor are any privileges in the Golf Club granted to any unit within this Condominium.” Terrace VIII, IX and X carry the same clause under the heading “Club Membership not Appurtenant to Units” (Declarations at OR 5236/1999, OR 5392/1942, OR 5549/1241 and OR 5634/2136, Collier County Clerk). The Terrace IV to VI buildings on Giaveno were joined to the Golf Club by recorded supplements, which is why their units carry golf.
Golf is not free, which is the half of the story a Trevi buyer should weigh. A golf-bundled unit pays $5,350 a year in golf dues and reserves on top of the $7,420 Master Association assessment, and a resale buyer of a golf unit pays a $7,500 Golf Club capital contribution at closing on top of the $7,500 Master contribution (2026 Annual Fee Sheet, revised May 11, 2026). A Trevi buyer pays neither. Over ten years that is more than $53,000 in golf dues alone that a Trevi owner does not spend, before any increase.
Lennar opened Trevi below Giaveno even though Trevi was built later. The median original Lennar price across all 240 Trevi units was $222,000 ($180 per county square foot), against $250,350 ($204) for Terrace IV to VI and $211,200 ($170) for Terrace I to III, which were built earlier, in 2012 to 2014. Lennar’s own 2016 site plan labels the neighborhoods “Giaveno, Golf Terrace Condominiums” and “Trevi Court, Terrace Condominiums” (Lennar Treviso Bay site plan, 2016). The golf distinction was priced in from the first sale.
No Trevi building fronts the golf course. Lennar described the Terrace buildings as “overlooking a lake or preserve” (Lennar Terrace page, 2019), and the county parcel map shows a Wentworth Estates CDD lake tract immediately east of the buildings and preserve easements 65 to 100 meters to the west. Which stacks look at water and which at preserve varies by building and is not published in any county dataset, so we confirm the view of a specific unit on site rather than from a listing description.

For a seller, it means the right comparable is another Trevi sale, never a Giaveno or Acqua Court sale of the same floor plan, and a buyer’s appraiser will know that. For a buyer who does not play much golf, it means Trevi is the same building for about $70,000 less and about $5,350 a year less to carry.
Choose Trevi if golf is not part of your week: you get the newest Terrace buildings, first floors above today’s base flood elevation on every certificate, milestone deadlines two years later than Giaveno’s, and a price and carrying cost that run roughly $72,500 and $5,350 a year lower. Choose Giaveno if you want TPC Treviso Bay golf with your deed, since golf attaches to Giaveno units by recorded supplement and to no Trevi unit, and if you would rather buy into a building with a 2025 or 2026 re-roof permit already pulled (four of Giaveno’s six buildings have one). Sellers on either street price against their own street first. Over the 12 months to September 23, 2026, Trevi was the lowest-priced of Treviso Bay’s three Terrace groups per square foot, yet priced above every comparable newer condominium outside Treviso Bay in ZIPs 34113 and 34114, and it sold faster than Lely Resort and Esplanade by the Islands.

Inside the ZIP, the only post-2010 four-story terrace product that closed in the window is Treviso Bay’s own. Trevi’s $322 per square foot sits $56 above Falling Waters, the next-nearest mid-rise (built 2000 to 2002 and not a gated golf community), and above the newest condominium product in the ZIPs, Esplanade by the Islands, on a per-square-foot basis. Inside Treviso Bay, Trevi is $76 to $84 per square foot below the golf Terrace groups, which is the golf gap described above.

No. A Trevi condo does not come with a golf membership, and the answer rests on the recorded Declarations of Condominium for Terrace VII, VIII, IX and X. Section 10.1 of each states that Golf Club membership is not appurtenant to any unit and that owning a Trevi unit does not make you a Golf Club member.
Online listing sites disagree about this, some calling Trevi “social membership included” and others implying golf. The recorded instruments settle it. Every Trevi owner is a member of the Treviso Bay Property Owners Master Association, which is what gives access to the clubhouse, dining, fitness, tennis, pickleball and pools; golf is a separate membership attached by the Golf Club Declaration only to lots and units listed in its exhibit or joined to it by recorded supplement.
Terrace VII, Section 10.1: “Golf Club membership, as defined in the Golf Club Declaration, is not appurtenant to nor are any privileges in the Golf Club granted to any unit within this Condominium. A Unit Owner within this Condominium does not receive and is not entitled to be a Golf Club Member by virtue of their ownership of a Unit within this Condominium.” The Second Amended and Restated Master Declaration, recorded April 26, 2021 at OR 5934, Page 2738 (Instrument 6045818, 120 pages), adds in its recitals that “Not all Members of the Master Association are Golf Members” and that Master members have no right to use the golf course “solely by virtue of the fact that they are Members” (Collier County Clerk, Official Records).
The Master Association’s 2025 FAQ puts the community at 1,431 homes, 825 of them golf-bundled. The 240 Trevi units are the largest single block among the 606 that are not. The Southwest Florida MLS record agrees: none of the 94 Trevi listings with fee data in five years shows the golf dues line, and the handful of non-zero “club fee” entries are the $500 or $750 dining minimum.
For comparison, a golf-bundled Treviso Bay home pays $5,350 a year for golf ($3,850 dues, $1,400 reserves and $100 capital) on top of the Master assessment, and a resale buyer of a golf home pays a $7,500 Golf Club capital contribution at closing (2026 Annual Fee Sheet). None of those charges applies to a Trevi unit.
The course is private, but the 2025 FAQ says it “does become a public course during off season of May- Oct when non-golf members may golf on the course,” adding that this “is subject to change on an annual basis.” The legal hook is the Golf Club Declaration, which gives the Golf Club board the right to open the course to non-golf members and non-owners. Whether the club sells a separate golf membership to a non-golf owner is not published by the club; ask the club office at 9800 Treviso Bay Boulevard (TPC Treviso Bay golf; contact and directions).
Order the Master Association estoppel through the Treviso Bay administrative office ($299 standard, $418 rush) and ask that it show any Golf Club charges; read Section 10 of the condominium declaration; and, for certainty, search the Clerk’s Official Records for the Golf Club Declaration at OR 4774, Page 2841 and any supplement naming the unit (Realtor Information page). For a Trevi unit all three routes return the same answer.
Trevi Court was built by Lennar between 2015 and 2019 as the last phase of its Terrace Condominium product at Treviso Bay, a project the original developer, Treviso Bay Development LLC of the V.K. Development group, began in the mid-2000s. Lennar bought Treviso Bay out of foreclosure in 2011 and completed it under a restated master declaration.
The master covenant history is on the county record. The first Declaration of Covenants, Conditions and Restrictions for Treviso Bay was recorded February 23, 2006 at OR 3987, Page 344; Lennar’s Amended and Restated Declaration and the separate Golf Club Declaration followed in 2012 at OR 4774, Pages 2665 and 2841; and the owners adopted the current Second Amended and Restated Declaration after turnover, recorded April 26, 2021 (Collier County Clerk). An owners’ turnover committee newsletter records that the Golf Association passed to owner control in November 2017 and the Master Association was projected to turn over at the end of 2018 (Treviso Bay HOA Update, March 2018).
Lennar marketed the product as “Treviso Bay: Terrace Condominiums,” community ID 16092, from its Welcome Home Center at 9004 Tamiami Trail East. The same three plans were sold first on Acqua Court (Terrace I to III, 2012 to 2014), then on Giaveno (Terrace IV to VI, 2015 to 2017), then on Trevi Court. Lennar’s published price range fell from “$253,999s to $313,999s” in September 2015, when Giaveno was selling, to “$213,999s to $261,999s” in October 2016, when Trevi Court was selling (Lennar, 2015; Lennar, 2016).
The county sales file records all 240 original Trevi closings between February 12, 2016 and November 5, 2019: 43 in 2016, 44 in 2017, 61 in 2018 and 92 in 2019. The median original price was $222,000, the range $195,000 to $289,000. By 2019 Lennar’s range had risen to “$230,999s to $288,999s” (Lennar, 2019). The Terrace VII Articles of Incorporation were filed January 29, 2015 by the Fort Myers law firm behind the Trevi declarations, and name a three-person developer-appointed first board (Terrace VII Articles, Sunbiz).
Of the 121 Trevi units that have resold on a qualified sale, the median resold for 90.1% more than its original Lennar price, a median gain of $201,000 over a median holding period of 4.4 years, and not one qualified resale has closed below its original price. The strongest gains belong to owners who sold in 2022 and 2023; resales in 2026 show a median gain of 84.1%, because both the purchase and the sale timing matter.
Trevi offers three Lennar Terrace floor plans, all two bedrooms and two baths, measured by Collier County at 1,194, 1,232 and 1,408 square feet. Lennar launched them as Antonia, Bellini and Celiana and later renamed them The Arbor, The Birkdale and The Carolina. The corner plan is often marketed as a two-plus-den or three-bedroom.

Of 96 Trevi MLS records in five years, 80 are two-bedroom, two-bath units, 8 are listed as two-plus-den and 8 as three-bedroom. Every three-bedroom listing and seven of the eight dens are 1,408-square-foot corner units. Over five years the three-bedroom corner units sold at a median $574,900, against $472,000 for the standard two-bedroom, which is why a corner unit with a third bedroom or a built-out den prices in its own band.
Lennar still builds the Arbor, Birkdale and Carolina as four-story Terrace condominiums in other Southwest Florida communities, at 1,120, 1,154 and 1,301 square feet (Lennar Terrace Condominiums, The National Golf and Country Club). A buyer who toured one of those models has seen the Trevi layouts.
The Trevi buildings are four-story Lennar condominiums of steel-reinforced concrete block on post-tensioned concrete slabs, with concrete roof tile, fire sprinklers and, per Lennar’s specification, hurricane impact glass. Each unit came with Lennar’s “Everything’s Included” package: granite counters, stainless GE appliances, a washer and dryer, and a screened lanai (Lennar Terrace Condominiums, 2019).
Lennar’s “Bellagio Series at Treviso Bay” included-features sheet, marked “available in Treviso Bay Terraces and Verandas,” lists steel-reinforced concrete block construction, a monolithic concrete footer and slab, engineered roof trusses with uplift straps, a fire sprinkler system, hurricane impact glass, concrete roof tile, an elevator (per plan), a screened rear lanai, GE Energy Star stainless appliances, granite kitchen counters, Timberlake cabinets, a washer and dryer, 20-inch diagonal tile in the wet areas and R-19 ceiling insulation (Lennar feature sheet, 2015). The sheet predates Trevi and covers the whole Terrace and Veranda line, so treat it as the standard Lennar delivered in the product rather than a Trevi-specific warranty. Lennar’s 2019 Terrace page describes “a screened in outdoor living area,” “a private storage unit and an assigned covered park space,” and “granite counter tops and crown molding, to GE® stainless steel appliances and upgraded tile.”
The Trevi declarations tell you the slab is post-tensioned, because Section 18.14 bars owners from penetrating it: no added ceiling fans, soffits or ceiling lights and no drilled satellite mounts without board consent. Section 18.19 allows hard flooring above the ground floor only in foyers and baths unless the board approves sound padding. Section 18.3 prohibits barbecue grills anywhere on the condominium property. These matter to a buyer planning a renovation, and we flag them before an offer.
At the Trevi building locations the county’s Florida Building Code 8th Edition wind layers give ultimate design wind speeds of 152 mph for Risk Category I, 166 to 167 mph for Category II and 179 to 180 mph for Category III (Collier County FBC wind layer). The buildings were permitted in 2015 to 2018 under earlier code editions, and the design speeds used at permit are held in the county building files rather than published online.
A Trevi owner can use every Treviso Bay Master Association amenity: the clubhouse and its dining, the Villa Rilassare sports campus with fitness, spa and salon, tennis and pickleball, the resort pool and five satellite pools, one of them 90 meters from Trevi Court. The golf course is the exception, open to non-golf owners only when the club opens it.
Inside the Trevi buildings themselves the amenities are the practical ones: an elevator, an assigned carport space and a separate storage unit for every home. There is no pool parcel on Trevi Court itself; the nearest pool belongs to the Master Association.
The county roll shows a Master Association parcel at 9522 Avellino Way with a 1,370-square-foot pool built in 2016, carports, and a 14,400-square-foot slab the Property Appraiser classes as a tennis court. It sits about 90 meters from 9554 Trevi Court and serves Trevi and the Avellino Verandas. The 2025 Master Rules add a Trevi-specific parking note: parking spots are painted “on the swimming pool side of Trevi Court,” and overnight parking is allowed there if the vehicle moves at least every 48 hours (Treviso Bay Master Rules and Regulations, February 9, 2025).

The Master Association’s facilities, as designed in its governing documents, include a sports center at 9323 Treviso Bay Boulevard with fitness, spa and salon space, a café bar, a heated resort pool with spa and children’s pool, two bocce courts, a half basketball court and nine lighted tennis courts (eight for play, one for practice), with the clubhouse at 9800 Treviso Bay Boulevard (Coach Homes II Prospectus, section 4.4, 2015; TPC Treviso Bay club amenities). Pickleball courts are in active use; the association does not publish a court count, so neither do we. The annual food and beverage minimum is $750 per membership.
A tenant uses the amenities only after the owner files the Master Association transfer, which costs $400 for a one-month lease rising to $850 for an annual lease, and during the lease the owner uses the facilities only as a guest (2026 Annual Fee Sheet). When the owner is away, guests must be registered with the Master Association in advance, with no more than six overnight occupants.
Treviso Bay borders the lands of the Rookery Bay National Estuarine Research Reserve to the south, and every Treviso Bay closing pays a $250 Rookery Bay Environmental Grant Fee that the Master Declaration directs to the reserve’s resource management. The nearest Gulf beach is about 8.7 miles away; a free Collier County resident beach parking permit is the practical beach pass for full-time residents (Collier County beaches).

Owning a Trevi condo costs about $14,700 to $15,400 a year in association fees and district assessments in 2026, depending on which of the four associations the unit belongs to, plus a $750 dining minimum, property tax and insurance. The figure most listings show, $13,150 to $13,870, omits the Wentworth Estates CDD assessment that arrives on the tax bill.
There are four layers, and each is set by a different body: your condominium association (Terrace VII, VIII, IX or X), the Treviso Bay Property Owners Master Association, the Wentworth Estates Community Development District, and Collier County’s tax roll. There is no golf layer, because the Trevi declarations exclude golf.

The four associations’ budgets are not published; they sit behind the Newell Property Management and Resort Management owner portals, and a buyer receives them with the estoppel and the condominium documents. The only public figures are the quarterly dues listing agents enter on the MLS. For each association, three or four independent 2026 listings agree to the dollar, which makes them a reliable signal, but they are not an association document. Confirm the current quarterly assessment, and whether any special assessment is pending, on the estoppel for the specific unit.
The $7,420 Master assessment is $5,523 of maintenance, $885 for the bulk cable and internet contract, $812 of reserves and a $200 capital reserve. An owner who elects the internet-only option pays $362 instead of $885 for that line, which brings the Master assessment to $6,897 (2026 Annual Fee Sheet). The $750 food and beverage minimum is billed per membership each year; the 2012 Master Declaration set it at $500 and lets the board adjust it.
On every 2026 Trevi listing, the agent-entered total annual recurring fee equals the condo dues plus $7,420 plus $750 exactly: Terrace X, for example, $5,700 + $7,420 + $750 = $13,870. The CDD assessment of $2,288.83 never appears in those fields because it is collected on the Collier County tax bill, not by an association. That is the single most common carrying-cost error we see on Trevi listings, and it understates the true cost by about $190 a month.
The developer guarantee in the Trevi declarations capped quarterly assessments at $624.31 in the first guarantee year. The earliest MLS figures, from late 2021 and early 2022, run $669 to $770 a quarter. In 2026 they run $1,245 to $1,425, an increase of 62% to 113% depending on the association, with the largest step in late 2024 and 2025. That step coincides with Florida’s requirement that four-story condominiums fully fund their structural integrity reserves, although no public association document states the cause.
The Collier County Property Appraiser’s 2026 preliminary roll shows a median total tax of $3,460.10 across all 240 Trevi units, homesteaded and not, on a median preliminary just value of $337,640 (Collier County Property Appraiser). A buyer’s tax is reset by the purchase price and the buyer’s own exemptions, so the seller’s bill is not a guide to yours; we estimate it from the contract price.

A Trevi resale carries about $8,300 of known Treviso Bay transfer charges: the $7,500 Master Association capital contribution, a $250 Rookery Bay grant fee, a $50 resale application, a $299 Master estoppel and a $200 set-up fee. There is no Golf Club capital contribution, and the condo association’s own estoppel fee is extra and unpublished.

The $250 line puzzles buyers because nothing on the closing statement says what it is. Section 9.13 of the 2021 Master Declaration, “Rookery Bay Environmental Grant,” requires a $250 grant fee at every transfer of title, for resource management of lands within the Rookery Bay National Estuarine Research Reserve and for environmental education, administered by Friends of Rookery Bay, Inc., and it states that “No transfer of title to a Unit shall be exempt from the Grant Fee” (OR 5934, Pages 2771 to 2772, Collier County Clerk).
The Master Declaration exempts some transfers from the capital contribution, including a transfer to an entity wholly owned by the owner, to a spouse or children, between existing co-owners, and to an institutional lender. The Rookery Bay fee has no such exemptions. A seller moving a unit into a trust should confirm the treatment on the estoppel before recording.
The MLS transfer-fee field for Trevi tracks the Master contribution year by year: $2,000 in 2021 and early 2022, $3,000 later in 2022, $4,000 in 2023, $5,000 in 2024 and $7,500 in 2025 and 2026. The original Master Declaration default was $1,250; the board has raised it as the governing documents allow.
Every Trevi condo pays two Wentworth Estates Community Development District assessments on its Collier County tax bill: $1,499.21 a year for operations and maintenance and $789.62 a year of debt service for the district’s bonds, $2,288.83 in total for fiscal 2027. The debt line applies to the district’s “4 Story Condominiums” class and ends when the bonds retire.
The Wentworth Estates CDD is a special-purpose local government under Chapter 190 of the Florida Statutes that financed and maintains Treviso Bay’s shared infrastructure, including the stormwater lakes. The county parcel record shows a CDD-owned lake tract of about 602,870 square feet immediately east of the Trevi buildings (Florida statewide cadastral layer). The district publishes its budgets and meeting agendas through its district manager (Wentworth Estates CDD; FY2027 Adopted Budget).
Because the CDD is billed with property tax, a buyer comparing Trevi with a condominium that has no CDD must add the $2,288.83 back in. The debt-service portion is scheduled to end when the district’s bonds retire in fiscal 2037, after which only the operations line would remain; the operations line is set each year in the district’s public budget hearing. The district’s annual financial audits are filed with the Florida Auditor General.
The four Trevi declarations are the same Lennar template, and they set the rules a Trevi owner lives with day to day: board approval for any alteration, shutter and flooring standards, a two-persons-per-bedroom occupancy cap, a grill ban, insurance duties for owners, and assessments payable quarterly. Master Association covenants sit on top of them for architecture, signs, vehicles and leasing.
The declarations were prepared by the Pavese Law Firm for Lennar and recorded at OR 5236/1999 (Terrace VII, 109 pages), OR 5392/1942 (Terrace VIII, 109 pages), OR 5549/1241 (Terrace IX, 99 pages) and OR 5634/2136 (Terrace X, 99 pages, with its articles, bylaws and rules as exhibits). The Clerk’s party index shows no post-turnover amendment or restatement of any of the four; board-adopted rules need not be recorded, so ask the manager for the current rules.
Section 11 bars any alteration to a unit or its limited common elements, including walls, plumbing, structural elements, exterior doors and windows, glass tint and hurricane shutters, without written board consent. The owner submits two sets of plans with any board-set review fee; the board has 45 days, and silence counts as a disapproval, not an approval. The association itself needs a majority vote of the owners present to spend more than $50,000 a year, adjusted for inflation, on capital additions.
Section 13.6 requires the purpose of any special assessment to be stated in the written notice, and capital expenditures other than repair or replacement that exceed 20% of the annual budget need a majority of the entire voting interests. Under Section 14.7 a buyer is jointly liable with the seller for the seller’s unpaid assessments, which is why the estoppel certificate matters, and Section 14.12 requires the association to issue that certificate within 15 days.
Shutters need written board approval and must meet the board’s specification (Section 18.2). Panel, accordion and roll-up shutters may not stay closed through hurricane season: they may be closed up to 48 hours before a storm’s expected arrival and must be opened within 72 hours after the watch or warning ends, or the association opens them at the owner’s cost (Section 18.20). An owner away in hurricane season must name a firm or person responsible for the shutters.
Section 18.17 limits each unit to one family and to two persons per bedroom, visiting guests aside, and defines family broadly to include children and grandchildren. Section 18.12 keeps commercial vehicles, boats and recreational vehicles off the property unless enclosed in a garage, which in carport-only Trevi means not at all. Bicycles may not be stored on a lanai or anywhere visible from outside (Section 18.4), and a unit may be used as a home office only if no business invitees come to it.
There is no right of first refusal and no association approval of a sale in any of the four Trevi declarations. The Master Association requires a $50 resale application filed about 30 days before closing, and it limits changes of an entity owner’s primary occupant to one in any 12 months, treating the change as a transfer.
The association insures the buildings, including original fixtures, at replacement cost, excluding floor, wall and ceiling coverings, furniture, electrical fixtures, appliances, air-conditioning equipment, water heaters and built-in cabinets. Section 15.9 requires every owner to insure those items at the owner’s expense and to name the association as an additional insured and loss payee, and the association may demand proof once a year.
No. Trevi, like all of Treviso Bay, is an all-ages community. None of the four Trevi condominium declarations or the 2021 Master Declaration contains age-restriction, older-persons or 55-and-over language, and the Trevi declarations expressly define family to include children and grandchildren. Buyers of any age may purchase and live in Trevi.
The confusion comes from a national active-adult listing portal that indexes Treviso Bay among 55+ communities. The recorded documents are the only authority, and they point the other way: the Master Declaration extends common-area privileges to members’ children aged 21 or under, and Collier County Public Schools assigns every Trevi building to Manatee Elementary, Manatee Middle and Lely High.
An all-ages community has a wider buyer pool than a 55+ community, which cannot sell to most younger buyers under the federal Housing for Older Persons Act. For a Trevi seller the relevant buyer pool includes young professionals, families wanting a gated community at the lowest Treviso Bay price, and seasonal buyers of any age.
Yes, with limits. A Trevi condo may be leased as a whole unit for at least 30 consecutive days, no more than four times in any 12 months, with each lease filed with the Master Association 15 days ahead. Tenants use the amenities only through a paid Master Association transfer, and the owner gives up those privileges meanwhile.
The two layers of leasing rules come from the condominium declarations and the 2021 Master Declaration, and where they differ the stricter one governs in practice.
Section 18.9 of each Trevi declaration permits leasing of an entire unit only, on forms approved by the association, for a minimum of one month or 30 days, whichever is less, with no subleasing or assignment. The association may charge a reasonable fee for a tenant background check and may require a security deposit of up to one month’s rent, and the landlord must ensure no registered sexual offender or predator occupies the unit. The condo declarations set no annual cap.
Section 5.3 of the 2021 Master Declaration sets the minimum lease at 30 consecutive days, allows no more than four leases in any 12-month period, bars any listing or advertisement for a term under 30 days, and requires that a new lease begin no sooner than 30 days after the first day of occupancy under the previous one. A copy of the lease is due 15 days before the term; the association may charge $100 per adult applicant, with spouses counted as one (Collier County Clerk, OR 5934/2738). The 2025 Master Association FAQ describes the cap as four times per calendar year; the recorded declaration’s rolling 12-month wording controls.
A tenant who wants to use the clubhouse, pools and courts needs the Master Association social transfer, from $400 for one month to $850 for an annual lease, and the owner may use the facilities only as a guest during the lease (2026 Annual Fee Sheet). The 2025 Master Rules treat unauthorized leasing as a moderate infraction that can bring suspension of privileges and fines, escalating to deactivation of the gate transponder (Master Rules and Regulations, 2025).
Trevi works for seasonal and annual rentals, not for short-term vacation rental. The four-lease cap and the 30-day gap between lease starts mean, in practice, one-month-minimum seasonal leases in winter, or one annual tenant. Run the numbers on the full fee stack above, not on the MLS total.
Pet limits in Trevi depend on the association, under a Master Declaration ceiling of three cats and/or dogs with no weight limit. Terrace VII and VIII allow up to two cats or dogs per unit; Terrace IX and X allow up to three, no more than two of them dogs. All four ban pit bulls, pit bull mixes and other recognized aggressive breeds regardless of size, and require a leash on common elements.
Sections 18.13 of the Terrace VII and VIII declarations read “Each Unit may house up to two (2) animals, in the aggregate, which may only be domestic cats and/or dogs,” while the Terrace IX and X declarations allow “up to three (3) animals in the aggregate … of which only two (2) may be domestic dogs.” All four permit fish and up to two indoor birds, require a leash of no more than six feet on the common elements, bar reptiles, poultry and livestock, and let an owner prohibit pets in a lease. The board decides breed questions.
The Master Association also regulates pets, and its rule is now settled. Section 5.14 of the 2021 restated Master Declaration (OR 5934, Pages 2757 to 2758, Collier County Clerk) lets an owner “keep not more than three (3) animals, in the aggregate, which may only be domestic cats and/or dogs,” with no weight limit; it bans pit bull and pit bull mix dogs and other recognized aggressive breeds regardless of size or weight, allows fish and two indoor birds, requires a leash of no more than six feet in the Common Areas and prohibits pets on the Golf Course Property. The two-pet, 30-pound figure that still circulates online is the 2012 text, which the 2021 restatement replaced. Where a Trevi condominium declaration is stricter, the stricter rule governs inside that association, so Terrace VII and VIII owners stay at two pets and Terrace IX and X owners at three with no more than two dogs. The Master’s current rules and regulations add that every pet must be registered, leashed and cleaned up after, and that animals other than trained service animals are not permitted in the clubhouse, restaurants, fitness center, pool areas or on the courts (Master Rules and Regulations, 2025).
Yes to both. Every Trevi building has four habitable stories, so Florida’s milestone inspection law (section 553.899) and structural integrity reserve study law (section 718.112) apply. Collier County lists all eight buildings as “Not Due,” with first milestone inspections due by December 31, 2041 for Buildings 47 and 48 through 2044 for Buildings 52 to 54.
This is the single biggest structural difference between Trevi and the two-story Veranda and Coach Home neighborhoods of Treviso Bay, which are below the three-story threshold. It is also where Trevi compares well against the rest of the Terrace product: its buildings are the newest, so their first milestone inspections come last.
Section 553.899(3)(a) requires a condominium building of three or more habitable stories to have its first milestone inspection by December 31 of the year it turns 30, and every 10 years after. Section 553.899(3)(b) lets the local building official shorten that to 25 years where local conditions, such as proximity to salt water, warrant it (section 553.899, Florida Statutes). Collier County exercised that option by ordinance for buildings within three miles of salt water (Collier County Ordinance 2023-41; Collier three-mile saltwater map). Every Trevi building sits inside that buffer, 0.91 to 1.26 miles from the tidal water of Sand Hill Bay in the Rookery Bay system and 2.75 to 2.95 miles from the open Gulf shoreline. The 2022 version of the statute used a fixed three-mile coastline test; since 2023 the 25-year rule is a county option, and Collier chose it. The result at Trevi is the same either way.

On the same county layer, the first milestone inspections for Terrace I to III on Acqua Court fall due in 2038 and 2039, and for Terrace IV to VI on Giaveno in 2039 to 2042. Trevi’s 2041 to 2044 are the last in Treviso Bay. None of the twenty Terrace buildings is due yet, and none has filed a milestone report (Collier County Milestone Inspections program).
Section 718.112(2)(g) requires an association operating a building of three or more habitable stories to have a structural integrity reserve study (SIRS) of the roof, structure, fireproofing, plumbing, electrical, waterproofing, windows and exterior doors, and to fund the resulting reserves; for Trevi’s associations the first study was due by December 31, 2025 (section 718.112, Florida Statutes; 2025 condominium law, HB 913). The 2025 changes added funding options, including a special assessment, a line of credit or a loan approved by a majority vote.
The Florida Department of Business and Professional Regulation publishes two public lists of associations that have reported a SIRS. On September 23, 2026, Terrace IX and Terrace X appeared on the list for submissions before July 2025, and Terrace VIII, IX and X appeared on the list for submissions from July 2025 on. Terrace VII appeared on neither. That is not evidence of non-compliance; the filing could be under a variant name or simply unreported to the state. It is the first question a Terrace VII buyer should put to the association, in writing (DBPR SIRS reporting page; database, before July 2025; database, July 2025 and after).
The SIRS and, when one exists, the milestone report are records of the association. A buyer should request the current SIRS, the adopted 2026 budget with its reserve schedule, and any board minutes discussing reserve funding or special assessments, before the inspection period ends. A seller who gathers them before listing removes the most common reason a Trevi contract stalls.
Yes. All eight Trevi buildings are in FEMA flood Zone AE, a Special Flood Hazard Area, with a base flood elevation of 8 feet NAVD88 on the current Collier County flood map, panel 12021C0603J, effective February 8, 2024. The county-filed elevation certificates put every Trevi first floor between 8.04 and 8.19 feet NAVD88, just above today’s base flood elevation.
That margin is the fact a Trevi buyer’s insurance agent and lender will ask about, and it is thinner than when the buildings were new. When Lennar’s surveyor certified the buildings between 2016 and 2019, the map in force was panel 12021C0603H of 2012, which put Trevi in Zone AE with a base flood elevation of 6 feet, so the first floors then sat about 2 feet above it. The 2024 map raised the base flood elevation to 8 feet. The buildings did not move; the map did.

All eight certificates are FEMA Form 086-0-33, finished construction, building diagram 1B, surveyed by Stantec for Lennar, and indexed by address in the county’s elevation certificate layer. The margin columns are our arithmetic on the surveyed values.
FEMA’s National Flood Hazard Layer and Collier County’s own flood-zone layer agree: every Trevi building sits inside one continuous Zone AE polygon with a static base flood elevation of 8 feet, and no Letter of Map Amendment or Revision affects any of them (FEMA National Flood Hazard Layer; Collier County FEMA flood zones). FEMA’s preliminary revision of the panel, 12021C0603K, dated March 20, 2025, shows the same Zone AE and 8-foot elevation at all eight buildings (FEMA preliminary flood hazard data). Re-check the map status at closing, because the county’s physical map revision is still moving toward adoption.
The 8-foot elevation at Trevi comes from FEMA’s coastal model: the two open-coast transects that cross the area start on the Keewaydin Island beach and carry a 1% annual chance stillwater elevation of about 8.4 to 8.5 feet NAVD88. Trevi sits about 2.8 miles inland from that beach and about 1 mile from the tidal back-bay, which is why the whole of Trevi Court shares one flood zone and one elevation.
Two buildings have equipment below today’s base flood elevation: the lowest machinery at 9554 Trevi Court was surveyed at 7.64 feet and the air-conditioning pads at 9566 at 7.99 feet. Collier County’s floodplain rules call for new and replacement mechanical equipment to sit at the base flood elevation plus one foot, which would be 9 feet here (Collier County 2026 Flood Protection newsletter). Whether a like-for-like condenser swap triggers that requirement on a given pad is a question for Collier Floodplain Management at (239) 252-2942 before the contractor is booked.
Under Collier’s floodplain ordinance, a building that is substantially damaged or substantially improved, meaning repair or improvement costs reaching 50% of the building’s market value, must be brought into compliance with the current flood elevation rules (Collier County substantial improvement guidance). With first floors at 8.04 to 8.19 feet against an 8-foot base flood elevation, Trevi buildings sit close to the line. That is a remote risk for a concrete building, but it is a real one, and it is why flood insurance and the association’s reserves matter.
No public record shows storm damage specific to Trevi Court. Collier County’s permit files from January 2020 through August 2026 list 78 Trevi Court permits and not one post-storm roof, structural, balcony or flood repair after Ian, Idalia, Helene or Milton. The one building-scale roof project, on Building 52, was permitted in November 2021, before Ian.
The buildings’ age matters here. Buildings 47 to 49 existed when Irma came ashore at Marco Island in September 2017; the other five were completed between August 2018 and September 2019 and have been tested only by the storms since.
Irma made its final Florida landfall near Marco Island on September 10, 2017 as a Category 3 hurricane, with a 123-knot gust recorded at Naples Municipal Airport and inundation of 3 to 5 feet above ground from Marco Island north through Naples (National Hurricane Center, Irma report). The nearest U.S. Geological Survey high-water mark, at the Isles of Collier Preserve about 1.2 miles north of Trevi, was a debris line at 3.36 feet NAVD88 (USGS high-water marks, Irma), about 4.7 feet below the Trevi first floors.
Ian came ashore at Cayo Costa in Lee County on September 28, 2022, and pushed storm surge south and west of US 41 in Collier County; Collier recorded $2.2 billion in damage (National Hurricane Center, Ian report; National Weather Service Miami, Ian summary). The closest USGS high-water marks to Trevi, at Henderson Creek about 3.5 miles southeast, were surveyed at 6.38 and 6.39 feet NAVD88 (USGS high-water marks, Ian). For scale only: that is about 1.6 feet below the Trevi first floors. No mark was surveyed on Trevi Court itself, and surge varies over short distances, so this is context, not proof that the buildings stayed dry.
Idalia (2023) brought 2 to 4 feet of inundation between Englewood and Naples (NHC, Idalia report); Helene (2024) brought 2 to 4 feet in Naples, Marco Island and Everglades City (NHC, Helene report); and Milton (2024), which made landfall at Siesta Key, produced a 45-knot gust at the Rookery Bay reserve station and about $280 million of damage in Collier County (NHC, Milton report).
The county files capture only permitted work, and repairs that need no permit, such as interior drywall and finishes, never appear. The files also start in January 2020, so Irma-era repairs are not covered, and two monthly files are missing from the county’s page (Collier County Monthly Building Permit Reports). Ask each association in writing for its storm-repair and insurance-claim history; it is an association record.
All eight Trevi buildings are in Collier County Hurricane Evacuation Zone A, the first zone ordered out in a storm surge threat, on both the county’s and the state’s zone layers (Collier County evacuation zones; Florida Know Your Zone). The nearest potential public shelter on the county list is Lely High School, about 3.1 to 3.6 road miles away in Zone C; which shelters open is announced storm by storm (Collier County 2024 potential shelters; Collier Emergency Assistance).
Insurance for a Trevi condo comes in two parts. The association insures the building at replacement cost under its master policy, and each owner must carry an HO-6 policy for interior finishes, fixtures, appliances, air-conditioning equipment and belongings, naming the association as additional insured. Because the buildings are in Zone AE, lenders also require adequate flood coverage.
Florida law and the Trevi declarations divide the risk the same way. Section 718.111(11) of the Florida Statutes requires the association to insure the condominium property as originally installed and excludes floor, wall and ceiling coverings, electrical fixtures, appliances, water heaters, built-in cabinets and countertops that serve one unit (section 718.111). Section 15.9 of each Trevi declaration requires the owner to insure those items, and the association must be named on the owner’s policy. Florida’s HO-6 statute requires at least $2,000 of loss-assessment coverage, and the limit in force the day before a loss is the one that pays (section 627.714). We recommend owners carry well above that minimum, because an uninsured building loss or a deductible is shared among the 60 units as a special assessment.
The National Flood Insurance Program’s Residential Condominium Building Association Policy covers the building at replacement cost up to $250,000 times the number of units, which is a statutory ceiling of $7.5 million for a 30-unit Trevi building, and it penalizes claims if the building is insured below the lesser of 80% of replacement cost or that maximum (FEMA summary of coverage, residential condominium buildings). Whether each Trevi association carries this policy, and at what limit, is on its insurance declarations page, which the association provides on request; the carriers and premiums are not public.
Citizens Property Insurance is phasing in a requirement that its personal residential policies with wind coverage also carry flood insurance, reaching all such policies on January 1, 2027. Citizens states that condominium unit-owner policies are not required to purchase flood coverage, so the 2027 change does not reach a Trevi HO-6 (Citizens flood requirement).
Collier County participates in FEMA’s Community Rating System at Class 5, which earns a 25% discount on National Flood Insurance Program premiums countywide (FEMA Community Rating System; Collier County 2026 Flood Protection newsletter). Under FEMA’s Risk Rating 2.0 method each building is priced individually, so the Trevi elevation certificates remain useful evidence for an agent quoting a policy. Condominium associations can also look to the state’s My Safe Florida Condo program for wind-mitigation inspections and grants.

Every Trevi building is zoned for Manatee Elementary School, Manatee Middle School and Lely High School, according to Collier County Public Schools’ own attendance-zone files for both the 2025-26 and 2026-27 school years. The Florida Department of Education graded Manatee Elementary and Manatee Middle A and Lely High B for 2025-26.
We did not take the school assignment from a listing or a third-party site. We ran each of the eight Trevi building locations through the district’s published zone polygons (Collier County Public Schools zone locator; 2026-27 zone file), and all eight returned the same three schools in both years.

Lely High School is about 3.1 road miles from 9554 Trevi Court and 3.6 from 9596, roughly 11 to 13 minutes without traffic. Manatee Elementary and Manatee Middle share a campus about 6.2 to 6.7 road miles away, 14 to 16 minutes. Collier County Public Schools does not guarantee an assignment, operates school choice, and confirms placement through its Student Assignment office; check the zone for the specific address before you rely on it.
Collier County’s issued-permit files from January 2020 through August 2026 list 78 permits on Trevi Court, nearly all routine unit work: air-conditioning and water-heater replacements, mechanical permits and nine owner shutter, door or window permits. The association-scale projects are a $240,000 roof permit on Building 52 in 2021, fire-alarm upgrades in 2024 and a 2020 entry sign.
We read every monthly file the county posts, because the county’s per-address permit portal now sits behind a CAPTCHA (Collier County Monthly Building Permit Reports; CityView portal).
Most Trevi units are reaching their first equipment cycle. The files show more than two dozen air-conditioning replacements since 2022, with declared values mostly between $4,000 and $11,000, and a run of water-heater replacements in 2025 and 2026. The declarations make the air handler and water heater the owner’s responsibility, so a buyer should ask the age of both. One 2026 unit permit, a $30,000 interior renovation at 9560 Trevi Court, shows the level of remodeling the market is starting to see.
Trevi sits inside the Wentworth Estates Mixed Use Planned Unit Development, Collier County Ordinance 03-51 as amended, designated Urban Coastal Fringe. To the west and south it backs onto preserve: a Wentworth Estates conservation easement 65 to 100 meters from the buildings, the Isles of Collier Preserve beyond it, and state lands of the Rookery Bay reserve.

The only 2025-26 zoning action on the Wentworth Estates MPUD is a Hearing Examiner decision, HEX 25-50, approved December 11, 2025, which reduced buffers and setbacks on commercial Tract FD-1 on the US 41 frontage; the hearing record discusses a drive-through restaurant (Collier County Hearing Examiner minutes, December 11, 2025). It is about a mile from Trevi. Outside the gate, the US 41 East corridor is absorbing several large approved residential and retail projects, and the parent Treviso Bay page tracks that pipeline and its traffic implications in detail.
Preserve and conservation land to the west and south, held under recorded easements and state ownership, means the land beside Trevi is not going to be built on. That is not a guarantee of a particular view from a particular unit, and we check each unit on site, but it is a structural advantage over a condominium that backs onto developable land.
Daily life in Trevi runs on a few fixed arrangements: one assigned carport and one storage unit per condo, an assigned mailbox, building trash containers rather than curbside carts, Florida Power and Light electric billed to the owner, county water and sewer, a Master Association bulk cable and internet contract, and the main gate at 9050 Treviso Bay Boulevard.
Every recorded Terrace condominium unit comes with one assigned covered parking space, numbered with the unit, as a limited common element that cannot be sold separately; there are no garages in the Terrace product (Terrace VI Declaration of Condominium, the recorded template for the series, Section 3.14 (Terrace VI documents)). Overnight street parking is prohibited elsewhere in Treviso Bay, but the 2025 Master Rules allow it in the painted spaces on the pool side of Trevi Court, provided the vehicle moves every 48 hours, which is Trevi’s guest-overflow valve. Golf carts must be garaged, with an exception for registered handicap-designated carts in the Terrace neighborhoods.
The storage unit sits outside the building and is numbered with the unit; bikes belong in the unit, not on the lanai or in corridors. Move-in rules, elevator padding and any move-in fee are set by each association’s current rules and are not in the recorded declarations; ask the manager before booking the truck.
Trevi uses the building’s trash containers. Treviso Bay is in Collier County collection District 1, with garbage collected Monday and Thursday and recycling Monday (Collier County collection service days layer; Collier County Residential Collections).
Water and sewer are supplied by Collier County Utilities; electric is Florida Power and Light, individually metered and billed to the owner; bulk cable and internet are contracted by the Master Association and billed in the $885 cable line of the Master assessment; irrigation uses the separate non-potable line, as the Master Declaration requires (Coach Homes II Prospectus, utilities, 2015; 2026 Annual Fee Sheet).
The main gatehouse is at 9050 Treviso Bay Boulevard off US 41, and a second, owner-access gate is at 9965 Corso Bello Drive. Speed inside the community is enforced by traffic cameras, with citations by email and gate transponder deactivation for unpaid fines (Master Rules and Regulations, 2025). From Trevi, the US 41 entrance is about a mile. From Treviso Bay, the nearest hospital emergency room is roughly 5 miles away at Physicians Regional on Collier Boulevard, and NCH Baker Hospital in downtown Naples about 7 miles.
Showing and listing Trevi condos follows a pattern set by the documents: buyers compare Trevi with Giaveno on the same floor plan, ask about golf in the first conversation, and weigh the fee stack and the milestone date before the view. A Trevi listing that answers those three questions up front sells on its merits.
This block is process, not anecdote. It is what we do on every Trevi file, and why.
Every showing starts at the main gate, where the visitor must be pre-authorized; we handle that for buyers and their agents. Inside, we show the carport and the storage unit, because both are limited common elements with the unit’s number on them and buyers want to see what they are buying. We ride the elevator, walk the lanai, and confirm what the specific unit looks out on, because no county dataset records which Trevi stacks face lake and which face preserve.
For every Trevi listing we pull the building’s elevation certificate, its county milestone record, its association’s Sunbiz record and current manager, the recorded declaration’s Section 10.1, the state SIRS database entry, and the unit’s own sale and value history on the county roll. We order the Master Association estoppel early, because its standard turnaround is 10 business days and the rush option costs $418. That file is what lets a buyer’s lender and inspector finish on schedule.
The questions buyers search most about Trevi, and the ones we answer first on every showing, are whether golf is included (no, by recorded Declaration of Condominium), what the true monthly cost is (about $1,290 to $1,350 including the CDD and the dining minimum, before tax and insurance), and whether the building has a special assessment or a structural issue coming (no special assessment appears in the public record; the milestone inspections are not due until 2041 to 2044, and the answer on reserves is in each association’s SIRS). Close behind come leasing and pets.
Trevi is the non-golf, lowest-priced Terrace block in Treviso Bay. Giaveno and Alberi Acqua are the same four-story Lennar Terrace buildings with golf attached and higher prices; Avellino offers two-story Veranda condos with detached garages and no golf; and Casoria offers larger two-story coach homes with attached garages, also without golf. The choice turns on golf, a garage and budget.

Same builder, same three plans, same four stories and the same carport-and-storage arrangement. Giaveno carries golf and costs about $70,000 more at the median and about $5,350 a year more in golf dues. A buyer who plays three or four rounds a week should look hard at Giaveno; a buyer who plays occasionally, or not at all, usually finds Trevi the better value. Giaveno’s first milestone inspections also come due about two years earlier than Trevi’s.
Avellino’s Veranda condos next door sit around the Avellino Way satellite pool that Trevi owners also use, have no golf, sit in two-story buildings that fall outside the milestone and SIRS laws, and come with a detached garage, which is why they trade about $150,000 higher. A buyer who needs a garage, or who wants to avoid the structural-reserve regime entirely, should see both.
Trevi’s strengths are price, newness and simplicity: the lowest entry into gated Treviso Bay, the newest Terrace buildings with the latest milestone dates, elevator access, and no golf dues. Its weaknesses are the ones that come with that price: no golf, no garage, a thin margin over today’s flood elevation, four associations of varying disclosure, and rising condo dues.
Much of what is published about Trevi comes from listing feeds and agent pages that cite no documents, and several of the most repeated claims are wrong. The recorded instruments and county data correct each one, and a buyer or seller relying on the wrong version will misprice the unit or misread its obligations.

The median Trevi resale in the 12 months to September 23, 2026 went under contract in 46 days, but the range was wide: five of the 16 sales went under contract within a week and five took more than 100 days. The fast sales were priced right from the first week.
You are not required to have it in hand to list, but your buyer’s lender and attorney will ask for it, and it is an official record of your association. Request it, the adopted budget and the reserve schedule from your manager when you decide to sell, so the inspection period does not stall waiting for them.
It matters to pricing and to marketing. Price against Trevi sales, not golf Terrace sales, and market the absence of golf as a feature: a Trevi buyer avoids $5,350 a year in golf dues and a $7,500 Golf Club capital contribution, which is real money to a buyer who plays occasionally or not at all.
Floor matters more than building. Since January 2022, fourth-floor Trevi units have resold at a median of about 4.4% more per square foot than first-floor units on the county sales file, and the corner 1,408-square-foot units command their own price band.
Beyond the usual commission, title and documentary stamp costs, a Trevi seller typically pays for the estoppel certificates, and the Master Association’s estoppel costs $299 at the standard 10-business-day turnaround or $418 for a 3-business-day rush, plus $179 if the account is past due. Who pays the capital contribution and other Treviso Bay transfer charges is set by your contract; the buyer customarily pays the $7,500 capital contribution.
Many Trevi buyers are seasonal and investor buyers, and turnkey furnished units are common in the Trevi listing record. Whether furniture adds more than it costs depends on the unit and the buyer pool at the time you list; we price both ways and let the market decide.

Yes. “Trevi” is the street and MLS name; the recorded condominiums are Terrace VII (9554 and 9560 Trevi Court), Terrace VIII (9566 and 9572), Terrace IX (9578 and 9584) and Terrace X (9590 and 9596). Your deed, your association and your estoppel carry the Terrace name, not “Trevi.”
Trevi Court is on the west side of Treviso Bay, about a mile inside the Treviso Bay Boulevard entrance on US 41 (Tamiami Trail East), in ZIP 34113 in unincorporated Collier County. The buildings run north to south between a CDD lake to the east and preserve land to the west.
Trevi has 240 condominium units in eight buildings of 30 units each, four condominiums of 60 units. Floors one to three hold eight units each and the fourth floor holds six. Collier County numbers the buildings 47 to 54.
Collier County’s certificates of occupancy run from February 24, 2016 (9554 Trevi Court) to September 6, 2019 (9596 Trevi Court). The original Lennar closings recorded between February 2016 and November 2019. Listings that say “built 2015 to 2020” are wrong on both ends.
Lennar built all eight Trevi buildings as part of its “Treviso Bay: Terrace Condominiums” product, after buying the Treviso Bay project out of foreclosure in 2011. The same three Lennar floor plans were built earlier on Acqua Court and Giaveno.

Trevi has three Lennar plans, all two bedrooms and two baths, measured by the county at 1,194, 1,232 and 1,408 square feet. Lennar named them Antonia, Bellini and Celiana at launch and later The Arbor, The Birkdale and The Carolina. The 1,408-square-foot corner plan is often listed as a two-plus-den or three-bedroom.
The 1,408-square-foot corner units are the only Trevi layout marketed with a third bedroom or a den; of 96 Trevi MLS records in five years, eight are listed as three-bedroom and eight as two-plus-den, and nearly all are corner units. Lennar itself sold the plan as two bedrooms and two baths.
No garages. Each Trevi unit has one assigned carport space and one assigned storage unit, both limited common elements numbered with the unit. The four-story buildings are served by elevators, which Lennar’s Terrace specification lists.

Neither phrase is quite right. Golf is excluded by Section 10.1 of each Trevi declaration. Every Trevi owner is a member of the Treviso Bay Master Association, which provides access to the clubhouse, dining, fitness, tennis, pickleball and pools; that is sometimes called a “social” membership, but it is simply Master Association membership.
Partly. Of Treviso Bay’s 1,431 homes, 825 carry golf membership, attached by the recorded Golf Club Declaration, and the rest, including all 240 Trevi units, do not. The Master Association assessment is mandatory for every home.

Yes, because they are four stories. Collier County applies a 25-year schedule near salt water, and its registry lists the first inspections as due by December 31, 2041 (Buildings 47 and 48), 2042 (49), 2043 (50 and 51) and 2044 (52, 53 and 54). All are “Not Due.”
A milestone inspection is a structural inspection of the building by an engineer or architect on a set schedule. A structural integrity reserve study (SIRS) is a financial study of the major building components that sets how much the association must reserve to repair or replace them. Trevi’s four-story buildings need both.
The state’s public SIRS lists show Terrace VIII, IX and X; Terrace VII does not appear on either list as of September 23, 2026. The studies themselves are association records, so request the current SIRS from the association before your inspection period ends.
Zone AE, with a base flood elevation of 8 feet NAVD88, on FEMA panel 12021C0603J effective February 8, 2024. The county-filed elevation certificates put the Trevi first floors at 8.04 to 8.19 feet.
A buyer with a federally backed mortgage needs adequate flood coverage because the buildings are in a Special Flood Hazard Area; that can be satisfied by the association’s condominium building flood policy or by the owner’s own policy, depending on limits. Ask your lender and your agent to review the association’s insurance declarations.
No public record shows Ian damage specific to Trevi Court. Collier County’s permit files from 2020 to 2026 show no post-storm roof, structural or flood repair permits on any Trevi building. The nearest surveyed Ian high-water marks, at Henderson Creek, were about 1.6 feet below Trevi’s first floors.

Yes, for at least 30 consecutive days, no more than four times in any 12 months, and only as a whole unit, with each lease filed with the Master Association 15 days before it starts. Tenants need a paid Master Association transfer to use the amenities.
Yes. The Master Declaration allows up to three cats and/or dogs with no weight limit (2021 restated Master Declaration Section 5.14, OR 5934 PG 2757-2758), and the condominium caps are stricter: Terrace VII and VIII allow up to two cats or dogs per unit; Terrace IX and X allow up to three, no more than two of them dogs. No pets are allowed on the golf course property. The median was 46 days on market over the last 12 months, but five of the 16 sales went under contract within a week and five took more than 100 days. The 2026 year-to-date median is longer, 89 days, so pricing in the first two weeks matters more than it did in 2022.
They have eased from the peak. The Trevi median was $535,000 in 2022, $480,750 in 2023, $482,500 in 2024, $439,500 in 2025 and $402,500 for 2026 to September 23. The county’s preliminary 2026 median just value is 9.9% below 2025.
Moderately. The median Trevi sale over the last 12 months closed at 96.5% of its final list price, and the three sales that took more than 200 days closed at 93.4% to 97.9% of list. In 2022 the median was 99.6%.
Seven were active and one pending on September 23, 2026, with list prices from $365,000 to $539,000 and a median active days-on-market of 128. At 16 sales a year that is about five months of supply.
Because Giaveno units carry golf by recorded supplement and Trevi units do not, by Section 10.1 of the Trevi declarations. The county values the difference at $80,000 on its 2026 preliminary roll, and an appraiser will expect a golf adjustment or Trevi-only comparables.

Your Trevi unit carries no golf, so the question is how to present it. Price against Trevi sales, and point out that your buyer avoids $5,350 a year in golf dues and the $7,500 Golf Club capital contribution a golf Terrace buyer pays.
Your listing should state it accurately, and for a Trevi unit the accurate answer is that golf membership is not appurtenant to the unit, per Section 10.1 of the recorded declaration. We cite the declaration in the listing so the question is answered before a buyer asks it.
No Trevi building has a milestone inspection yet; the first are due in 2041 to 2044. The SIRS is an association record your buyer, lender and attorney will ask for, and producing it early keeps the contract on schedule.
Tell them exactly that, with the county record: the building number, the milestone permit record and the due year from the Collier County milestone registry. It is a selling point, because Trevi’s buildings are the last Terrace buildings in Treviso Bay to fall due.
Disclose it, find out from the association exactly what it covers and when it is payable, and agree in the contract who pays it. No Trevi special assessment appears in the public record as of September 2026, but board minutes and the estoppel are the authority for your unit.
The 2022 to 2025 laws raised reserve funding for four-story buildings like Trevi’s, which shows up as higher dues. They also make a well-reserved building easier to finance and insure. Trevi’s buildings are young and its milestone inspections are the latest in Treviso Bay, which is a strength under the new rules.
The Master Association estoppel costs $299 at the standard 10-business-day turnaround or $418 for 3 business days, plus $179 if the account is past due, and the fees are collected at closing. Your condominium association issues its own estoppel, which its declaration requires within 15 days, at a fee it sets.
The $7,500 Master Association capital contribution is customarily a buyer charge, as are the $50 resale application and the $250 Rookery Bay grant fee; estoppel charges are customarily the seller’s. The contract controls, and a few transfers, such as to a spouse or a wholly owned trust, are exempt from the capital contribution.
Beyond commission, a Florida seller customarily pays the documentary stamp tax on the deed, the owner’s title insurance policy in Collier County, and estoppel and payoff charges. We prepare a seller net sheet for your Trevi unit before you list.
