A Trevi at Treviso Bay condo has recently been worth between about $372,500 and $530,000, depending on plan, floor, view and condition. The Southwest Florida MLS counts 16 Trevi closings in the twelve months to September 23, 2026 at a median of $407,500 and $322 per county square foot, and 88 closings over five years at a median of $473,750.
Data updated: September 2026 (Southwest Florida MLS Matrix, Treviso Bay development, sub/condo name TREVI, closed September 23, 2025 to September 23, 2026 and five-year record, pulled 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll, published August 2026)
Every Trevi unit is one of three Lennar plans in eight identical four-story buildings, so what your unit is worth comes down to its plan, its floor, its outlook and what has been done to it. The buildings, the four declarations, the elevation certificates and the milestone schedule are covered in full on our Trevi at Treviso Bay guide, and the gated community around it on our Treviso Bay community guide. This page is about the number. If you are ready to sell, read how we sell Trevi at Treviso Bay condos; if you are buying, read our Trevi at Treviso Bay buyer guide.
In the last twelve months the 1,194 square foot plan sold at $372,500, $375,000, $375,000, $395,000 and $405,000. The 1,232 square foot plan sold at $375,000, $385,000, $400,000, $410,000, $415,000, $438,000 and $438,000. The 1,408 square foot corner plan sold at $435,000, $440,000, $450,000 and $530,000. Fewer than ten sales sit on any plan, so we list them rather than average them.
A median of $407,500 describes Trevi Court, not your unit. The same 1,232 square foot plan sold for $375,000 and for $438,000 inside the same twelve months, because a first-floor unit with original finishes and a top-floor unit with a lake outlook and new equipment are different products that happen to share a floor plan.
We use the same-plan Trevi sales, the seven live listings, the county’s 2026 preliminary roll, your unit’s own permits and board approval letters, your building’s elevation certificate and milestone year, your association’s reserve-study status, and the fee layers your buyer will underwrite. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008, and every figure in your valuation carries its source and date.
The fastest route is the valuation form on this page, which takes about a minute: tell us your building, your unit number and your timeline, and Jesse follows up with a written opinion of value. McGreevy and Comisar should value your Trevi condo because the valuation is built from Trevi’s own MLS sales matched to Collier County’s deed record, the original Lennar closings back to 2016, your building’s flood and milestone records and your association’s declaration, by two partners who are Top 1% Real Estate Agents Nationally Since 2008 and the #1 Team in Southwest Florida since 2012.
Those are career numbers across Lee and Collier County. Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. We publish the neighborhood’s whole record. If you are comparing teams before you choose, our guide to the best real estate agents in Naples sets them side by side on the public record.
Jesse McGreevy writes it, from the MLS, the county record and your unit’s own documents, and Marc Comisar walks the unit when an in-person look will change the number: the lanai view, the equipment labels, the flooring and the shutters. Nobody hands your valuation to an assistant or a software template. Reach Jesse at (239) 898-6072.
Trevi is the most active neighborhood in Treviso Bay, with 16 of the community’s 82 closings in the last twelve months, so a buyer and an appraiser always have recent comparables. That cuts both ways: a unit priced above its plan’s recent sales is easy for a buyer to spot. The seven listings on September 23, 2026 had been on the market a median of 128 days.
This valuation page gives you the number. Our seller page, how we sell Trevi at Treviso Bay condos, covers marketing, negotiation, costs and the estoppels. Owners of coach homes, verandas or estates elsewhere inside the gate should start with the Treviso Bay home valuation page, because those neighborhoods price very differently.
A Trevi condo is valued by starting from the recorded sales of the same plan, then adjusting for floor, corner position and bedroom layout, view, finish, equipment age, board-approved alterations, the association’s fees and reserve position and time, and finally testing the number against the live Trevi listings and the Giaveno units a buyer will also see.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll and recorded-sales file, published August 2026)
Your unit number gives your plan: positions 1 and 8 on floors one to three are the 1,408 square foot corners, positions 4 and 5 the 1,194 square foot center units, and the rest 1,232 square feet; the fourth floor has no corner plan. The first comparables are the same-plan Trevi sales of the last twelve months, listed above.
The county adds exactly $5,000 of value per floor. The market has paid more: among qualified resales since January 2022, fourth-floor units sold at a median $405.80 per square foot against $388.80 on the first floor, about 4.4 percent more. Lennar itself priced the top floor about $9,500 above floors one to three for the same 1,232 square foot plan when the buildings were new.
The 1,408 square foot corner plan is the only one marketed as a two-plus-den or a three-bedroom. Over five years the 14 corner sales had a median of $533,000 against $481,500 for the 1,232 plan, and the three-bedroom corner listings sold from $523,000 to $587,500. A built-out third bedroom is worth showing; a den left as a den is still a corner.
Lennar described the Terrace buildings as overlooking a lake or preserve, and the county parcel map shows a CDD lake tract immediately east of the buildings and preserve to the west. Which stacks look at water and which at preserve is not published in any county dataset, so Marc confirms the outlook from your lanai on site.
Every Trevi unit was delivered with Lennar’s included package: granite counters, stainless GE appliances, a washer and dryer, tile in the wet areas and a screened lanai. A renovation beyond that package separates the upper part of the plan’s range from the lower. We grade finish against the Trevi units that actually sold, not against a generic Naples renovation index.
The declarations make the air handler, condenser and water heater the owner’s. Collier County’s permit files show more than two dozen Trevi air-conditioning replacements since 2022 and a run of water-heater replacements in 2025 and 2026, so a buyer’s inspector will ask the age of both. New equipment with a permit is worth money; equipment at the end of its life becomes a credit.
Section 11 of each declaration bars alterations without the board’s written consent, shutters need approval under Section 18.2, and hard flooring above the ground floor is limited to foyers and baths unless the board approves sound padding. A unit with tile or wood upstairs and an approval letter is worth more than the same unit without one.
Your association sets the condominium dues, $4,980 to $5,700 a year as entered on 2026 MLS listings, and its reserve-study status. The state’s public lists show Terrace VIII, IX and X and not Terrace VII. A buyer underwrites both, along with the $7,420 Master assessment and the $2,288.83 CDD line, so they set the level your plan trades at.
Trevi’s yearly median ran from $535,000 in 2022 to $402,500 for 2026 to September 23, so a 2023 sale is not a 2026 comparable without a time adjustment. Then we test the number against the seven listings on September 23, 2026, from $365,000 to $539,000, and against the Giaveno units a buyer may also tour.
Trevi condos sold 16 times in the twelve months to September 23, 2026, at a Southwest Florida MLS median of $407,500, from $372,500 to $530,000, for $6,638,500 of volume. Every sale was matched to its recorded deed on the Collier County Property Appraiser’s sales file, and the county’s measured size and floor stand beside each one below.

Window: the 12 months to September 23, 2026. Median $407,500, the mean of the middle pair, $405,000 and $410,000; median price per county square foot $322, the median of each sale’s own ratio.
Terrace VII’s five sales had a median of $410,000, Terrace VIII’s four $405,000, Terrace IX’s four $419,000 and Terrace X’s three $405,000. The spread between associations is small and inside what one sale can move. Your association matters more through its dues and its reserve-study status than through the sale prices.
Twelve of the 16 sales were two-bedroom, two-bath units, from $372,500 to $438,000. Three were corner units marketed as two-plus-den, at $435,000, $440,000 and $450,000, and one was a corner marketed as a three-bedroom, at $530,000, the highest Trevi sale of the year.
The corner units sold at $309 to $376 a square foot, the lower end of the range, because a 1,408 square foot plan spreads its price over more space. Read price per square foot inside a plan, never across plans, or a corner will look cheap and a center unit expensive.
Trevi condos are worth most on the corner plan and the upper floors: over the five years to September 23, 2026 the 1,408 square foot corners had a median of $533,000 across 14 sales, the 1,232 plan $481,500 across 42 and the 1,194 plan $450,000 across 32, and fourth-floor units have resold at about 4.4 percent more per square foot than first-floor units.
Data updated: September 2026 (Southwest Florida MLS Matrix, 88 closings September 23, 2021 to September 23, 2026, sizes matched to the Collier County Property Appraiser roll, pulled 23 Sep 2026; county qualified resales since January 2022)
Plan (county sq ft) | Units in Trevi | Five-year sales | Median | Range |
|---|---|---|---|---|
1,194, center units | 64 | 32 | $450,000 | $372,500 to $552,000 |
1,232 | 128 | 42 | $481,500 | $375,000 to $579,999 |
1,408, corner units, floors 1 to 3 | 48 | 14 | $533,000 | $435,000 to $587,500 |
Each plan clears the ten-sale floor over five years, so these medians stand; inside the last twelve months no plan does, which is why the twelve-month figures above are lists.
Lennar launched the three Terrace plans as Antonia, Bellini and Celiana and later renamed them The Arbor, The Birkdale and The Carolina. The Carolina page carries the same Lennar plan identifier as Celiana, the corner plan. Which recorded position carries which plan is read from the county sizes, not from a published Lennar table, and we say so in any valuation that relies on it.
The 2026 preliminary roll values the same plan exactly $5,000 higher per floor. The market’s premium for height has been larger, about 4.4 percent per square foot from the first floor to the fourth on qualified county resales since January 2022, and the MLS five-year record points the same way. A fourth-floor seller should expect a buyer to bring those numbers; a first-floor seller can answer with direct access and no elevator wait.
Floors one to three carry eight units each and the fourth floor six, which is how each building reaches 30. There is no 1,408 square foot unit on a fourth floor, so the top-floor premium applies to the 1,194 and 1,232 plans only, and a fourth-floor 1,232 is the closest thing Trevi has to a penthouse.
Price per square foot at Trevi is a useful yardstick only inside one plan and only on the county’s measured size: the twelve-month median was $322 per county square foot and the five-year median $390, but the ratio falls as the plan grows, and listings that use Lennar’s smaller air-conditioned figure inflate it.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll, published August 2026)
Lennar marketed the Terrace plans at 1,107 to 1,284 square feet of air-conditioned space, while the county measures 1,194, 1,232 and 1,408. Of 96 Trevi MLS records over five years, 79 use the county figure and 17 a smaller Lennar-style figure, which inflates the price per square foot on those listings. We use the county figure for every per-square-foot number.
The 16 sales ran from $304 to $376 per county square foot. The two highest were a 1,408 square foot three-bedroom corner at $376 and two 1,232 square foot units at $356, one on the fourth floor and one on the second. The lowest, $304, was a first-floor 1,232 square foot unit that sat 114 days before closing.
Place your unit among the same-plan sales by floor and condition, read off the price per square foot of its closest matches, and multiply by your county square footage. That is a starting estimate, not a valuation, and the steps above adjust it for what the sales cannot show: view, equipment, approvals and the association.
Trevi values have run from Lennar’s original closings at a median of $222,000 between February 2016 and November 2019 to a resale peak in 2022, when the yearly MLS median reached $535,000, and down to $402,500 for 2026 to September 23. Among the 121 units with a qualified resale, the median resold for 90.1 percent more than its original Lennar price.
Data updated: September 2026 (Collier County Property Appraiser recorded-sales file and value history, published August 2026; Southwest Florida MLS Matrix, closed September 23, 2021 to September 23, 2026, pulled 23 Sep 2026)
The county sales file records all 240 original Trevi closings: 43 in 2016, 44 in 2017, 61 in 2018 and 92 in 2019, at a median of $222,000 and a range of $195,000 to $289,000, about $180 per county square foot. Lennar’s published price range fell from “$253,999s to $313,999s” in 2015, when Giaveno was selling, to “$213,999s to $261,999s” in October 2016, when Trevi Court was selling.
Year (by sold date) | Closed | Median price | Median $ per sq ft | Median sale to list | Median days on market |
|---|---|---|---|---|---|
2021 (from 09/23) | 5 | $435,000 | $327 | 101.1% | 4 |
2022 | 16 | $535,000 | $442 | 99.6% | 5.5 |
2023 | 24 | $480,750 | $397 | 98.0% | 71 |
2024 | 18 | $482,500 | $392 | 97.4% | 28 |
2025 | 15 | $439,500 | $368 | 96.5% | 42 |
2026 (to 09/23) | 10 | $402,500 | $322 | 96.7% | 89 |
The 2021 and 2026 rows are partial years; read them as direction. The five-year set of 88 closings, median $473,750 and $390 per square foot, is the stable figure.
The county’s median just value for a Trevi unit peaked at $421,416 in 2023, fell to $356,120 in 2024, rose to $374,600 in 2025 and stands at $337,640 on the 2026 preliminary roll, down 9.9 percent from 2025. Preliminary values are not certified and can change before the tax bill, and none of them is a sale price.
Repeat sales in the MLS record show the turn plainly. A 1,194 square foot unit at 9584 sold at $475,000 in February 2023 and $375,000 in July 2026; a 1,232 square foot unit at 9554 sold at $485,000 in March 2024 and $410,000 in May 2026; a 1,194 unit at 9590 sold at $472,500 in February 2023 and $405,000 in April 2026. A corner unit at 9560 sold at $435,000 in December 2021 and $450,000 in both March 2024 and March 2026.
An owner who bought from Lennar holds a large gain on paper, and no qualified Trevi resale has closed below its original price. An owner who bought in 2022 or 2023 may sell below that purchase price at 2026 values, as several repeat sales already have. Either way, the number comes from the 2026 sales of your plan; the history explains it.
Trevi condos took a median of 46 days on market and closed at a median 96.5 percent of their final list price in the twelve months to September 23, 2026, across 16 sales. The spread is wide: five went under contract within a week and five took more than 100 days, and the 2026 year-to-date median was 89 days.
Data updated: September 2026 (Southwest Florida MLS Matrix, closed September 23, 2025 to September 23, 2026 and active listings on 23 Sep 2026, pulled 23 Sep 2026)
A 96.5 percent median means Trevi buyers negotiate modestly. The corner units held best, closing at 96.5 to 98.0 percent of list; the three sales that took more than 200 days closed at 93.4 to 97.9 percent of their final list price, usually after reductions. In 2022 the median was 99.6 percent.
List price | County sq ft | Beds | Days listed |
|---|---|---|---|
$539,000 | 1,408 | 3/2 | 128 |
$439,000 | 1,232 | 2/2 | 146 |
$429,900 | 1,194 | 2/2 | 8 |
$425,000 | 1,232 | 2/2 | 70 |
$385,000 | 1,232 | 2/2 | 41 |
$379,000 | 1,232 | 2/2 | 215 |
$365,000 | 1,194 | 2/2 | 258 |
One more 1,232 square foot unit was pending at a $419,000 list price after 103 days. Seven listings against 16 sales a year is roughly five months of supply.
Five months of supply is balanced, not tight. It rewards a unit priced to its plan’s recent sales and punishes one priced to 2022. A 1,194 square foot unit listed above the plan’s twelve-month high of $405,000, or a corner listed above $530,000, has to show the buyer why.
Price to the band your plan and floor can honestly reach, present the lanai and the community, and have the association documents ready before the first showing. With 16 sales a year a buyer always has a comparable in hand, so the right price at launch sells faster and usually nets more than a high price followed by reductions.
A Trevi buyer almost always compares Giaveno, the golf Terrace buildings built by Lennar from 2015 to 2017 on the same three plans. The two differ by one recorded fact: Giaveno units carry golf by recorded supplement and Trevi units do not, under Section 10.1 of the Trevi declarations. Giaveno’s twelve-month median was $480,000 against Trevi’s $407,500.

A buyer should choose Trevi if golf is not part of the week and the lower price, lower carrying cost, higher first floors and later milestone dates matter more. A buyer should choose Giaveno for TPC Treviso Bay golf with the deed. Your valuation has to sit where a buyer still deciding about golf can see the savings.
The county values a Trevi unit $80,000 below a Terrace I to VI unit on the 2026 preliminary roll, and the gap was also $80,000 in 2025. On resales recorded since September 1, 2025, Giaveno ran 14.6 percent higher on price and 16.7 percent higher per square foot. An appraiser who uses a Giaveno sale for your unit has to adjust for golf, which is why we give them Trevi sales instead.
Online estimates miss on Trevi condos because they see three plan sizes, a county roll that moves only $5,000 a floor, listings that use Lennar’s smaller square footage, and Giaveno and Acqua Court golf sales of the same plans filed under the same development, while the price actually turns on plan, floor, view, finish, equipment and the association.
Data updated: September 2026 (Collier County Property Appraiser 2026 preliminary roll, published August 2026; Southwest Florida MLS Matrix, pulled 23 Sep 2026)
Trevi, Giaveno and Alberi Acqua are filed under the same Treviso Bay development in the MLS and share the same Lennar plans. A model that does not read the recorded declarations sees a Giaveno golf sale at $480,000 as a comparable for your non-golf unit, and overshoots.
The 2026 roll values each plan within $5,000 a floor, and the median unit at $337,640. Estimates that lean on assessed values inherit that flatness, while the recorded sales of the same plan spread by tens of thousands of dollars around it.
Seventeen of 96 Trevi MLS records in five years used a Lennar-style square footage of 1,107 to 1,154 instead of the county’s 1,194 or 1,232. A model that divides by the smaller number reports a per-square-foot price that looks higher than the market, then applies it to the wrong size.
A model cannot see a lake outlook, a renovated kitchen, a 2025 air handler, an approved hard floor, or your association’s reserve-study status. At Trevi those are the price.
Treat it as the number a buyer may have seen, not as your value. If it is low, your valuation should show why, with the same-plan sales and your unit’s documents. If it is high, better to know before you list than after a season on the market.
A Trevi buyer prices in four annual layers, the condominium dues, the $7,420 Master Association assessment, the $2,288.83 Wentworth Estates CDD line on the tax bill and the $750 dining minimum, plus about $8,300 of one-time Treviso Bay transfer charges and a Collier County tax bill that resets with the purchase price. There is no golf layer on a Trevi unit.
Data updated: September 2026 (Treviso Bay 2026 Annual Fee Sheet, revised May 11, 2026; Wentworth Estates CDD FY2027 Adopted Budget; Southwest Florida MLS fee fields on 2026 Trevi listings, pulled 23 Sep 2026)
As entered on 2026 MLS listings, Terrace VII runs $5,420 a year ($1,355 a quarter), Terrace VIII $5,080 ($1,270), Terrace IX $4,980 ($1,245) and Terrace X $5,700 ($1,425), with three or four independent listings agreeing for each association. The estoppel is the binding figure for a specific unit, and the dues have risen 62 to 113 percent since the late 2021 and early 2022 listings.
The $7,420 Master assessment covers maintenance, the bulk cable and internet contract, reserves and a capital reserve. The CDD levies $1,499.21 for operations and $789.62 of debt service for fiscal 2027 on the county tax bill, which is why MLS fee totals of $13,150 to $13,870 understate the true annual cost of about $14,700 to $15,400.
A Trevi buyer customarily pays the $7,500 Master capital contribution, the $250 Rookery Bay grant fee, the $50 resale application and a $200 post-closing set-up fee. There is no $7,500 Golf Club capital contribution on a Trevi unit, which is part of the Giaveno gap.
The median total 2026 preliminary tax across the 240 Trevi units is $3,460.10, on a median just value of $337,640. A buyer’s bill resets with the purchase price and the buyer’s own exemptions; only 47 of the 240 units carry a homestead exemption today.
Two Trevi units of the same plan in different associations carry dues about $720 a year apart, Terrace IX at the low end and Terrace X at the high end. A buyer comparing them notices, and a valuation that ignores the fee stack misplaces the unit inside its plan’s range.
The milestone record supports a Trevi valuation: Collier County lists all eight buildings as “Not Due,” with first milestone inspections due December 31, 2041 to 2044, the latest of any Terrace group in Treviso Bay. The reserve-study record is the open question, because the state’s public lists show Terrace VIII, IX and X and not Terrace VII.
Data updated: September 2026 (Collier County Milestone Points layer and Milestone Buildings by Year, January 2026; Florida DBPR SIRS databases, checked 23 Sep 2026)
Buildings 47 and 48 (9554 and 9560, Terrace VII) are due by December 31, 2041; Building 49 (9566, Terrace VIII) by 2042; Buildings 50 and 51 (9572 and 9578) by 2043; and Buildings 52, 53 and 54 (9584, 9590 and 9596) by 2044. Collier County applies the 25-year local option near salt water, and every Trevi building sits inside the three-mile line.
Florida Statutes 718.112(2)(g) required each Trevi association to complete a structural integrity reserve study by December 31, 2025. The state’s public lists show Terrace VIII, IX and X; Terrace VII appears on neither, which is not proof of non-compliance. A buyer receives the most recent study or a statement that none is complete, and an unanswered question is discounted.
No Trevi special assessment appears in the public record as of September 2026; board minutes and the estoppel are the authority for a unit. The one building-scale roof project on Trevi Court was a $240,000 tear-off and re-tile of Building 52 permitted in November 2021. Who paid for it is not in the public record.
A unit whose file holds the reserve study or statement, the adopted budget, the insurance declarations and a clean estoppel is valued at its plan’s level. Where an answer is missing, we tell you how buyers are likely to discount it and what document would remove the discount.
The flood zone affects a Trevi valuation at the building level: all eight buildings sit in FEMA Zone AE with a base flood elevation of 8 feet on the map effective February 8, 2024, and the county-filed elevation certificates put the first floors between 8.04 and 8.19 feet, just above it, which is a better position than the Giaveno buildings next door.
Data updated: September 2026 (FEMA National Flood Hazard Layer, panel 12021C0603J effective 8 Feb 2024; FEMA preliminary panel 12021C0603K, 20 Mar 2025; county-filed elevation certificates)
The first floors are 8.04 feet at Buildings 47, 48 and 50, 8.09 at Building 54, 8.14 at Buildings 49, 51 and 52, and 8.19 at Building 53. When the buildings were certified the base flood elevation was 6 feet; the 2024 map raised it to 8. The preliminary 2025 revision shows the same Zone AE and 8 feet at all eight.
The association insures the buildings at replacement cost; each owner insures finishes, fixtures, appliances and equipment under Section 15.9 of the declaration. A National Flood Insurance Program building policy for a 30-unit Trevi building is capped at $7.5 million. Collier County’s Community Rating System Class 5 gives a 25 percent discount on eligible flood premiums.
No public record shows storm damage specific to Trevi Court. Collier County’s permit files from January 2020 through August 2026 list 78 Trevi Court permits and no post-storm roof, structural or flood repair after Ian, Idalia, Helene or Milton. The buildings are in Hurricane Evacuation Zone A.
Give buyers your building’s elevation certificate, the association’s insurance declarations and your HO-6 policy early. A buyer who can price flood and wind cover on day one discounts less for uncertainty.
The items that move a Trevi number before listing are the ones the declaration puts on the owner and the ones a buyer can see: the air handler, condenser and water heater, any unapproved alteration, the lanai and its outlook, the carport and storage unit, and the association documents a buyer’s lender will ask for in the first week.
Replace or document the air handler, condenser and water heater. Collier County’s permit files show a wave of Trevi air-conditioning replacements since 2022, with declared values mostly between $4,000 and $11,000, and a run of water-heater replacements in 2025 and 2026. A permit on new equipment is a selling point.
Find the board’s letters for hard floors above the ground floor, shutters and any alteration. Section 11 gives the board 45 days and treats silence as disapproval, so an owner who plans a change before listing should start early.
The twelve-month sales show the same plan trading tens of thousands of dollars apart on condition and floor. A renovation aimed at the top of your plan’s range usually pays; one aimed beyond it rarely does, because a buyer can always tour Giaveno for the same plan with golf.
Each Trevi unit has one assigned carport space and one storage unit, both numbered with the unit and outside the building. Buyers want to see what they are buying, so clean both and show them.
Most Trevi buyers are seasonal, second-home or investor buyers, and many want a unit ready to use. Furniture can convey by bill of sale, and a well-furnished unit photographed for the lanai often competes better than an empty one.

Trevi sales in the twelve months to September 23, 2026 ran from $372,500 to $530,000, median $407,500 and $322 per county square foot. Your plan, floor, view and condition place you in that range.
Start from the same-plan Trevi sales, adjust for floor, view, finish, equipment and approvals, and test against the live listings. Request one on this page or call Jesse McGreevy at (239) 898-6072.
Sixteen closings to September 23, 2026, median $407,500 and $6,638,500 of volume; the lowest was $372,500 and the highest a three-bedroom corner at $530,000.
The plan sold five times in the last twelve months, at $372,500, $375,000, $375,000, $395,000 and $405,000; over five years its 32 sales had a median of $450,000.
Seven sales in the last twelve months, from $375,000 to $438,000; over five years its 42 sales had a median of $481,500.
The 1,408 square foot corner plan sold at $435,000, $440,000, $450,000 and $530,000 in the last twelve months; over five years its 14 sales had a median of $533,000.
Yes. The county adds $5,000 per floor, and fourth-floor units have resold at about 4.4 percent more per square foot than first-floor units since January 2022.
A median $322 per county square foot over the last twelve months and $390 over five years. Compare it only within one plan, on the county’s measured size.
Those are Lennar’s air-conditioned figures. The county measures 1,194, 1,232 and 1,408 square feet, and we use the county figure for every per-square-foot number.
No. The 2026 preliminary median just value of $337,640 is a mass-appraisal figure for tax, $5,000 apart per floor, and recorded sales of the same plan spread well around it.
Because models mix Giaveno golf sales with Trevi, read Lennar square footage on some listings and lean on a flat county roll. None of them sees your view, finish or equipment.
Original closings from 2016 to 2019 had a median of $222,000; the median qualified resale is 90.1 percent above its original price, and none has closed below it.
They have eased from the 2022 peak. The yearly median was $535,000 in 2022, $480,750 in 2023, $482,500 in 2024, $439,500 in 2025 and $402,500 for 2026 to September 23.
Several repeat sales show it: units bought in 2022 and 2023 have resold 7 to 21 percent lower in 2025 and 2026, while a corner unit bought in 2021 held its price.
Seven on September 23, 2026, from $365,000 to $539,000, median list $425,000, plus one pending. Listings change weekly.
A median of 46 days on market over the last twelve months, with a wide spread: five sales within a week and five after more than 100 days.
A median of 96.5 percent over the last twelve months, against 99.6 percent in 2022.
For a prepared unit priced to its plan’s sales, yes: seven listings against 16 sales a year is about five months of supply.
Because Giaveno units carry golf by recorded supplement and Trevi units do not. The county values the gap at $80,000 on its 2026 preliminary roll.
It sets your comparables, not a penalty. Your buyer avoids $5,350 a year of golf dues and a $7,500 Golf Club capital contribution, which is real money to a buyer who does not play.
Mostly through dues and the reserve study. The 2026 dues run $4,980 to $5,700 a year by association, and Terrace VII does not appear on the state’s public reserve-study lists.
Yes. Lennar described the buildings as overlooking a lake or preserve, and buyers pay for outlook; no county dataset records which stacks see what, so we check on site.
They help. The declaration makes both the owner’s, many Trevi units are at their first replacement cycle, and a permit proves the work.
Only with the board’s written approval where required: the declaration limits hard flooring upstairs to foyers and baths unless the board approves sound padding.
Yes. First inspections are not due until December 31, 2041 to 2044, the latest of any Terrace group in Treviso Bay.
It sets the building’s level: Zone AE with an 8-foot base flood elevation, and first floors at 8.04 to 8.19 feet, above it on every certificate.
It is a cost your buyer underwrites, $2,288.83 for fiscal 2027 on the tax bill, and it applies to every Trevi unit equally.
The buyer, by custom and under the Master Association’s fee sheet; the contract controls.
It resets with the purchase price and the buyer’s exemptions. The median total 2026 preliminary bill across all 240 units is $3,460.10.
A valuation for pricing strategy; an appraisal only if you need a formal opinion for an estate, divorce or lender. Your buyer’s lender orders its own appraisal either way.
With 16 sales a year an appraiser usually finds a same-plan Trevi sale inside six months. We hand over the sales, permits and approval letters so adjustments rest on documents.
Consider the rules first: leases of at least 30 days, no more than four in any 12 months with 30 days between starts, and a Master transfer for the tenant to use the amenities.
Often yes for a seasonal buyer. Furniture can convey by bill of sale; list what conveys so the lender and appraiser treat it correctly.
