What Does It Take to Buy a Home in Trevi at Treviso Bay?

Buying a home in Trevi at Treviso Bay means buying one of 240 Lennar condominiums in eight four-story buildings on Trevi Court, inside the gated Treviso Bay community in Naples, in one of four separate associations, with no golf by recorded declaration. Sixteen units sold in the last year at a median of $407,500, so preparation decides which one you get.

The full record of the neighborhood, the four declarations, the eight buildings, the elevation certificates and the milestone schedule, is on our Trevi at Treviso Bay guide, and the community around it is on our Treviso Bay community guide. This page is about the purchase: what to check, in what order, and what it costs to own. Owners on the other side of the table should read how we sell Trevi at Treviso Bay condos or start with a free Trevi at Treviso Bay home valuation. Call Marc Comisar at (239) 287-5873 to talk through a specific unit.

If you are searching for the best buyer’s agent for Trevi at Treviso Bay in Naples, Florida, McGreevy and Comisar represents homebuyers across Naples, Estero, Bonita Springs, Fort Myers, Collier County and Lee County. Whether you are relocating, buying a seasonal home, investing or downsizing from a house, including in Treviso Bay, Lely Resort, the US 41 East corridor and the wider Naples condominium market, our team provides honest market guidance, pre-market awareness, partner-level negotiation and a clear plan to help you buy confidently.

Four Condominiums Under One Master Association

Trevi is recorded as four Chapter 718 condominiums, Terrace VII, VIII, IX and X at Treviso Bay, each with two buildings of 30 units, its own board, its own budget and its own dues. Every owner is also a member of the Treviso Bay Property Owners Master Association, which runs the gate, the clubhouse, the sports campus and the pools, and every unit pays the Wentworth Estates CDD on its tax bill.

Eight Buildings, Three Plans

The buildings stand in a single north-to-south line at 9554 to 9596 Trevi Court, between a CDD lake to the east and preserve land to the west, and Collier County numbers them 47 to 54. Every unit is one of three Lennar two-bedroom, two-bath plans measured at 1,194, 1,232 or 1,408 square feet, with an elevator, a screened lanai, one assigned carport space and one storage unit.

What Trevi Does Not Have

Trevi has no golf membership attached to any unit, no garages, no private pools, no barbecue grills on the condominium property and no parking for boats, recreational vehicles or commercial vehicles. A buyer who needs golf with the deed should look at Giaveno; a buyer who needs a garage should look at Avellino or Casoria, and we cover all three.

Why Do Trevi Buyers Work With McGreevy and Comisar?

Trevi buyers work with McGreevy and Comisar because a Trevi purchase turns on documents a general agent rarely reads: which of four declarations governs the unit, Section 10.1’s golf exclusion, the CDD line the MLS leaves out, the building’s elevation certificate, milestone year and the association’s reserve-study status. Jesse McGreevy and Marc Comisar are Top 1% Real Estate Agents Nationally Since 2008.

What a Buyer’s Agent Owes You at Trevi

Your agent should tell you which plan’s sales your offer is really competing with, name the association and its dues, add the CDD to the carrying cost, pull the building’s elevation certificate and milestone year, read the reserve study and budget with you inside the review period, and file the Master resale application on time. That is the job, and it is the job we do.

Who Does the Work

Marc Comisar runs the buy side in the field: tours through the Treviso Bay gate, inspections, contractor quotes and the walk-through. Key Takeaways for a Trevi at Treviso Bay Buyer

  • 240 condominiums, three plans: every Trevi unit is a two-bedroom, two-bath Lennar plan of 1,194, 1,232 or 1,408 county square feet, in eight four-story buildings completed 2016 to 2019.
  • Prices: 16 MLS closings in the 12 months to September 23, 2026, median $407,500, range $372,500 to $530,000, $322 per county square foot; 88 closings over five years at a median of $473,750.
  • Seven listings were active and one pending on September 23, 2026, from $365,000 to $539,000.
  • No golf: Section 10.1 of all four declarations says golf is not appurtenant, so no $5,350 golf line and no $7,500 golf capital contribution.
  • Four annual layers: condominium dues of $4,980 to $5,700 as entered on 2026 listings, the $7,420 Master assessment, the $2,288.83 CDD line and a $750 dining minimum, about $14,700 to $15,400 a year before tax and insurance.
  • One-time charges: about $8,300 at closing, led by the $7,500 Master capital contribution.
  • Structure: first milestone inspections due December 31, 2041 to 2044; Terrace VII does not appear on the state’s public reserve-study lists.
  • Flood: Zone AE with an 8-foot base flood elevation; first floors at 8.04 to 8.19 feet on every building’s certificate; Evacuation Zone A.
  • All ages: Treviso Bay is not a 55+ community, and the schools by address are Manatee Elementary (A), Manatee Middle (A) and Lely High (B).

How Do We Track the Trevi Market for a Buyer?

We track the Trevi market for a buyer from two independent records: the Southwest Florida MLS for closings, listings and fee disclosures, and Collier County’s recorded-sales file and 2026 preliminary roll for deeds, sizes, floors and value history back to the first Lennar closings in 2016. Each figure on this page names its window and date.

Data updated: September 2026 (Southwest Florida MLS Matrix, Treviso Bay development, sub/condo name TREVI, pulled 23 Sep 2026; Collier County Property Appraiser files, published August 2026)

What We Tracked in the Last Twelve Months

In the last 12 months we tracked all 16 Trevi closings in the MLS against Collier County’s deed record, replacing listing-agent square footage with the county’s measured size and adding each unit’s floor. We tracked every original Lennar closing on Trevi Court, 240 in all, from February 2016 to November 2019.

Why the Numbers on This Page Are the Market’s, Not Ours

Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. A buyer needs the whole neighborhood’s record to judge a price, and the whole record is what follows.

What We Bring to a Trevi Offer

The same-plan sales, the live listings, the association’s dues and reserve-study status, the building’s elevation certificate and milestone year, the fee stack with the CDD included and the declaration’s rules, assembled before you tour, so that when the right unit comes up you can write a clean offer inside days rather than weeks.

What Is the Trevi Market Like for Buyers Right Now?

The Trevi market is balanced and active for buyers: the Southwest Florida MLS counts 16 Trevi closings in the twelve months to September 23, 2026, at a median of $407,500 and 96.5 percent of list, and seven listings were active that day with a median of 128 days on the market, about five months of supply.

Data updated: September 2026 (Southwest Florida MLS Matrix, closed September 23, 2025 to September 23, 2026 and active listings on 23 Sep 2026, pulled 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll, published August 2026)

Window: the 12 months to September 23, 2026. Sixteen sales, total $6,638,500; median $407,500, the mean of the middle pair; sizes and floors from the Collier County Property Appraiser.

What Is for Sale Right Now

On September 23, 2026 the MLS showed seven Trevi listings: $539,000 for a 1,408 square foot three-bedroom corner, $439,000, $425,000, $385,000 and $379,000 for 1,232 square foot units, and $429,900 and $365,000 for 1,194 square foot units, listed from 8 to 258 days. One more 1,232 square foot unit was pending at a $419,000 list price. Listings change weekly; your search is set up to catch the next one the day it appears.

What a 96.5 Percent Sale to List Means for Your Offer

The median Trevi sale closed at 96.5 percent of its final list price, and the three sales that sat more than 200 days closed at 93.4 to 97.9 percent, usually after reductions. Trevi buyers negotiate modestly, and they negotiate with the same-plan sales in hand. A list price above the plan’s twelve-month high gives you room; one priced right gives you little.

Months of Supply

Seven listings against 16 sales a year is roughly five months of supply. That gives a prepared buyer time to compare plans and floors, and it means a well-priced unit can still go under contract within a week: five of the last 16 did.

Price Bands in the Last Year

Six sales closed between $350,000 and $399,999, eight between $400,000 and $449,999, one between $450,000 and $499,999 and one between $500,000 and $549,999. No Trevi unit closed under $350,000 or over $550,000 in the window. Decide which band you are shopping before you tour.

What Do Trevi Condos Cost, Plan by Plan?

Trevi condos have cost $372,500 to $530,000 in the last twelve months and $372,500 to $587,500 over five years. Over the five years to September 23, 2026 the 1,194 square foot plan had a median of $450,000 across 32 sales, the 1,232 plan $481,500 across 42 and the 1,408 square foot corner plan $533,000 across 14, and upper floors have cost more per square foot.

Reading a Unit Number Before You Tour

A Trevi unit number is the county building number, then the floor, then the position along the corridor: unit 5314 is Building 53 at 9590 Trevi Court, first floor, position 4. Positions 1 and 8 on floors one to three are the 1,408 square foot corners and positions 4 and 5 the 1,194 square foot center units. The fourth floor has six units and no corner.

What the Floor Costs

The county adds exactly $5,000 of value per floor for the same plan. Buyers have paid more for height: among qualified resales since January 2022, fourth-floor units sold at a median $405.80 per square foot against $388.80 on the first floor, about 4.4 percent more. A first floor offers direct access and no elevator wait; a fourth floor offers the longest view.

What the County Roll Assumes

Collier County’s 2026 preliminary roll puts the median Trevi unit at $337,640 of just value, down 9.9 percent from 2025, and values the same plan within $5,000 a floor. The roll does not distinguish a renovated unit from an original one or a lake outlook from a preserve outlook, which is why recorded sales spread around it. An assessment is not a price.

How Prices Have Moved Since Lennar

Lennar’s original Trevi closings, 240 of them from February 2016 to November 2019, had a median of $222,000. Resale medians peaked at $535,000 in 2022 and eased to $402,500 for 2026 to September 23, and several units bought in 2022 and 2023 have resold 7 to 21 percent lower in 2025 and 2026. For a buyer, the 2026 year-to-date median is the lowest yearly median in the five-year record.

What Are the Steps to Buy a Condo in Trevi?

The steps to buy a condo in Trevi are: choose the plan, floor and association; collect the fee stack, including the CDD; write the offer with the review period and the Master resale application in the calendar; read the condominium documents and the reserve study; file the Master application; review both estoppels; inspect the owner’s equipment; bind insurance against the elevation certificate; and close.

Step 1: Choose the Plan, the Floor and the Association

Decide between the 1,194, 1,232 and 1,408 square foot plans and between floors one to four, then note the association from the building: Terrace VII at 9554 and 9560, Terrace VIII at 9566 and 9572, Terrace IX at 9578 and 9584, Terrace X at 9590 and 9596. The association sets the dues, the pet cap and the reserve-study status.

Step 2: Get the Fee Stack, CDD Included

Collect the condominium dues for that association, the $7,420 Master assessment, the $2,288.83 CDD line from the tax bill and the $750 dining minimum. MLS fee totals leave the CDD out and understate the annual cost by about $190 a month.

Step 3: Write the Offer With the Master Application in the Calendar

The Master Association asks for the buyer’s $50 resale application about 30 days before closing, and its estoppel runs 10 business days at the standard fee. No Trevi declaration requires a condominium board approval of the sale or gives a right of first refusal, so the calendar is set by your financing, the document review and those two items.

Step 4: Read the Documents in the Review Period

The seller must give you the declaration, articles, bylaws and rules, the budget and financial statement, the association’s most recent structural integrity reserve study or a statement that none is complete, the frequently asked questions sheet and the governance form. You may cancel within the statutory review period after receiving them, now seven days excluding weekends and legal holidays.

Step 5: File the Master Resale Application

File the $50 Master resale application the week you sign, and register any pets with the Master Association. If you plan to lease the unit, read the Master leasing rules before you close, because they limit you to four leases in any 12 months.

Step 6: Review Both Estoppels

The condominium estoppel from the Terrace association and the Master Association estoppel state the dues, any special assessment and the account status. Section 14.7 of the declarations makes a buyer jointly liable with the seller for unpaid assessments, so read both before closing.

Step 7: Inspect the Owner’s Equipment

The declaration makes the air handler, condenser, water heater and appliances the owner’s. Collier County’s permit files show more than two dozen Trevi air-conditioning replacements since 2022, and a run of water-heater replacements in 2025 and 2026. Ask the age of both, and check any shutters for board approval.

Step 8: Bind Insurance Against the Elevation Certificate

Quote your HO-6 policy with loss assessment coverage well above Florida’s $2,000 minimum, and a flood policy if your lender asks. Give your agent the building’s county-filed elevation certificate, which puts the first floor at 8.04 to 8.19 feet against an 8-foot base flood elevation.

Step 9: Close and Pay the Transfer Charges

At closing you customarily pay the $7,500 Master capital contribution, the $250 Rookery Bay fee and the owner’s title policy by Collier custom, and a $200 set-up fee follows. You receive the unit, its carport space and its storage unit, all numbered alike.

Does a Trevi Condo Come With Golf, and What Do You Get Instead?

A Trevi condo does not come with golf: Section 10.1 of all four recorded declarations says Golf Club membership is not appurtenant to any unit. What every Trevi owner does get is membership in the Treviso Bay Property Owners Master Association, which provides the clubhouse, dining, the Villa Rilassare sports campus, tennis, pickleball and pools, including a satellite pool about 90 meters from Trevi Court.

Data updated: September 2026 (recorded Trevi declarations, Collier County Clerk; Treviso Bay Master Association FAQ 2025 and 2026 Annual Fee Sheet; Collier County roll and address points)

What the Declaration Says, Word for Word

Terrace VII, Section 10.1: “Golf Club membership, as defined in the Golf Club Declaration, is not appurtenant to nor are any privileges in the Golf Club granted to any unit within this Condominium.” Terrace VIII, IX and X carry the same clause. The 2021 Master Declaration adds that not all Master members are golf members.

How Many Treviso Bay Homes Carry Golf

The Master Association’s 2025 FAQ puts the community at 1,431 homes, 825 of them golf-bundled. Trevi’s 240 units are the largest single block among the 606 that are not. None of the Trevi listings with fee data in five years shows the golf dues line.

What Golf Would Cost If It Were Attached

A golf-bundled Treviso Bay home pays $5,350 a year for golf, $3,850 of dues, $1,400 of reserves and $100 of capital, on top of the Master assessment, and a resale buyer of a golf home pays a $7,500 Golf Club capital contribution. A Trevi buyer pays neither.

Can a Trevi Owner Still Play TPC Treviso Bay?

The course is private, but the 2025 FAQ says it becomes a public course in the off season, May to October, when non-golf members may play, and notes this is subject to change each year. Whether the club sells a separate golf membership to a non-golf owner is not published; ask the club office.

What the Master Association Provides

The sports center at 9323 Treviso Bay Boulevard has fitness, spa and salon space, a café bar, a heated resort pool with spa and children’s pool, bocce, a half basketball court and nine lighted tennis courts; the clubhouse is at 9800 Treviso Bay Boulevard; pickleball is in active use. The satellite pool at 9522 Avellino Way is about 90 meters from 9554 Trevi Court. A $750 food and beverage minimum is billed each year.

What Will You Pay Each Year to Own at Trevi?

A Trevi owner pays four annual layers in 2026: condominium dues of $4,980 to $5,700 as entered on MLS listings for the four associations, the $7,420 Master Association assessment, the $2,288.83 Wentworth Estates CDD assessment on the tax bill and a $750 dining minimum, about $14,700 to $15,400 a year before property tax and insurance.

Data updated: September 2026 (Southwest Florida MLS fee fields on 2026 Trevi listings, pulled 23 Sep 2026; Treviso Bay 2026 Annual Fee Sheet, revised May 11, 2026; Wentworth Estates CDD FY2027 Adopted Budget, May 14, 2026)

The condominium dues are agent-entered MLS figures, not an association schedule; three or four independent 2026 listings agree for each association, and the estoppel is the binding figure.

Layer 1: The Condominium Dues

Quarterly dues run $1,355 in Terrace VII, $1,270 in Terrace VIII, $1,245 in Terrace IX and $1,425 in Terrace X. The associations’ budgets are not published; they sit behind the managers’ owner portals, and you receive them with the condominium documents. The dues have risen 62 to 113 percent since the late 2021 and early 2022 listings.

Layer 2: The Master Assessment

The $7,420 Master assessment is $5,523 of maintenance, $885 for the bulk cable and internet contract, $812 of reserves and a $200 capital reserve. An owner who elects the internet-only option pays $362 for that line instead of $885.

Layer 3: The CDD on the Tax Bill

The Wentworth Estates Community Development District levies $1,499.21 for operations and $789.62 of debt service on each Trevi unit for fiscal 2027. The debt line applies to the district’s four-story condominium class and is scheduled to end when the bonds retire in fiscal 2037. Because it rides on the tax bill, MLS fee totals leave it out.

Layer 4: The Dining Minimum

The $750 food and beverage minimum is billed per membership each year and is a spending obligation at the club rather than a fee for a service you may not use.

What Are the Closing Costs When You Buy at Trevi?

Closing costs when you buy at Trevi include about $8,300 of known Treviso Bay transfer charges, led by the $7,500 Master capital contribution, plus, by Collier County custom, the owner’s title policy and settlement fee, your lender’s charges if you finance, prepaid insurance including any flood premium, and prorated taxes and assessments. There is no Golf Club capital contribution.

The Rookery Bay Fee, Explained

Section 9.13 of the 2021 Master Declaration requires a $250 grant fee at every transfer of title, for resource management of lands in the Rookery Bay National Estuarine Research Reserve and for environmental education, and it states that no transfer is exempt from it.

Budget for your first year of HO-6 and any flood premium at closing, and for prorated condominium dues and Master assessment from the closing date. The estoppels state what is due, and the CDD and property tax are prorated on the tax bill.

What the Seller Pays

By custom the seller pays the documentary stamp tax on the deed at $0.70 per $100 and the estoppel fees. Those appear on the seller’s side of the closing statement.

Which Documents Must a Trevi Seller Give You, and What Should You Read First?

A Trevi seller must give you, under Florida Statutes 718.503, the declaration, articles, bylaws and rules, the budget and financial statement, the association’s most recent structural integrity reserve study or a statement that none is complete, the frequently asked questions sheet and the governance form, and you have a statutory review period to cancel after receiving them. Because Trevi sits under a Chapter 720 master association, confirm the full set with your closing agent.

A Chapter 718 Condominium Inside a Chapter 720 Master

Your unit is in a Chapter 718 condominium; the Treviso Bay Property Owners Master Association is a Chapter 720 homeowners association. Section 720.401 does not apply to associations regulated under Chapter 718, so the condominium package is the core disclosure, and whether a master-association summary is also delivered on your contract is a question for your closing agent or attorney. This is information, not legal advice.

Read the Reserve Study First

Florida Statutes 718.112(2)(g) required each Trevi association to complete a structural integrity reserve study by December 31, 2025. The state’s public lists show Terrace VIII, IX and X; Terrace VII appears on neither. That is not proof of non-compliance, and a Terrace VII buyer should get the association’s answer in writing inside the review period.

Then the Budget

For budgets adopted after December 31, 2024, members may not waive or reduce the reserves a structural integrity reserve study requires, and the 2025 law added funding options including a special assessment, a line of credit or a loan. Read what the 2026 budget funds, how the reserves compare with the study, and whether any special assessment is levied or proposed.

The Questions to Ask the Association

  • Is the structural integrity reserve study complete, when was it completed, and has it been reported to the state?
  • What does the 2026 budget fund, and is any special assessment levied or proposed?
  • Who paid for the 2021 re-roof of Building 52: a warranty, reserves or an assessment?
  • What are the master policy’s limits, wind deductible and flood coverage?
  • What storm-repair or insurance-claim history does the association hold for the building?

Use the Review Period

The review period excludes Saturdays, Sundays and legal holidays and starts when you have both signed and received the documents. We read them with you inside that window, not after it.

What Does Collier County’s Milestone Record Show for Trevi?

Collier County’s milestone record shows all eight Trevi buildings as “Not Due,” with first milestone inspections due by December 31, 2041 for Buildings 47 and 48, 2042 for Building 49, 2043 for Buildings 50 and 51, and 2044 for Buildings 52, 53 and 54. Florida’s milestone and reserve-study laws reach every Trevi building because each has four habitable stories.

Why the First Inspection Comes at 25 Years

Florida’s milestone law sets a first inspection at 30 years and lets the local building official shorten it to 25 near salt water. Collier County adopted the 25-year option for buildings within three miles of salt water, and every Trevi building sits inside that line, about a mile from the tidal water of the Rookery Bay system.

How Trevi Compares With the Other Terrace Buildings

On the same county layer, the Terrace I to III buildings on Acqua Court are due in 2038 and 2039 and the Terrace IV to VI buildings on Giaveno in 2039 to 2042. Trevi’s 2041 to 2044 are the last in Treviso Bay, and none of the twenty Terrace buildings has filed a milestone report yet.

The Permit Record

Collier County’s permit files from January 2020 through August 2026 list 78 Trevi Court permits: a $240,000 re-roof of Building 52 in 2021, fire-alarm upgrades in 2024, a 2020 sign permit and routine unit work. No post-storm roof, structural or flood repair permit appears on any Trevi building after Ian, Idalia, Helene or Milton.

How Do You Check Flood Zone and Insurance for a Trevi Condo?

You check flood zone and insurance for a Trevi condo against FEMA panel 12021C0603J, effective February 8, 2024, where all eight buildings sit in Zone AE with an 8-foot base flood elevation, and against the building’s county-filed elevation certificate, which puts the first floor at 8.04 to 8.19 feet; then you price the association’s master policy and your own HO-6 before you go firm.

Data updated: September 2026 (FEMA National Flood Hazard Layer and preliminary panel 12021C0603K, 20 Mar 2025; county-filed elevation certificates; Collier County 2026 flood protection newsletter)

Zone AE, and What It Means for a Loan

Zone AE is a Special Flood Hazard Area. A mortgage from a federally regulated or insured lender on a unit there requires adequate flood coverage, which can be met by the association’s building flood policy or by your own policy, depending on limits. Ask your lender and your agent to review the association’s insurance declarations.

The Association’s Policy and Yours

Florida Statutes 718.111(11) requires the association to insure the condominium property as originally installed, and Section 15.9 of each Trevi declaration requires you to insure floor, wall and ceiling coverings, fixtures, appliances, air-conditioning equipment, water heaters and cabinets, naming the association as additional insured. Florida’s HO-6 statute requires at least $2,000 of loss assessment coverage; carry well above it.

The Association Flood Policy

A National Flood Insurance Program building policy for a condominium covers replacement cost up to $250,000 times the number of units, which is $7.5 million for a 30-unit Trevi building. Whether each association carries it, and at what limit, is on its insurance declarations page. Collier County’s Community Rating System Class 5 gives a 25 percent discount on eligible flood premiums.

Citizens and the 2027 Flood Rule

Citizens Property Insurance is phasing in a requirement that its personal residential policies with wind coverage also carry flood insurance by January 1, 2027, and Citizens states that condominium unit-owner policies are not required to purchase flood coverage. The state’s My Safe Florida Condo program offers associations wind-mitigation inspections and grants.

Storms and Evacuation

No public record shows storm damage specific to Trevi Court. All eight buildings are in Collier County Hurricane Evacuation Zone A, the first zone ordered out in a storm surge threat, and the nearest potential public shelter on the county list is Lely High School; which shelters open is announced storm by storm.

How Much Will Property Taxes Be After You Buy at Trevi?

Property taxes after you buy at Trevi start from Collier County’s assessment of your purchase, not the seller’s bill. The 2026 preliminary roll puts the median total tax across all 240 Trevi units at $3,460.10 on a median just value of $337,640, and the Wentworth Estates CDD assessments of $2,288.83 are collected on the same tax bill.

Data updated: September 2026 (Collier County Property Appraiser 2026 preliminary roll, published August 2026; Wentworth Estates CDD FY2027 Adopted Budget)

Why Your Bill Will Not Look Like the Seller’s

Florida’s Save Our Homes cap holds down the taxable value of a long-held homestead, and a purchase resets it. Only 47 of the 240 Trevi units carry a homestead exemption, so most sellers’ bills already sit near full value, but a buyer’s bill is always estimated from the contract price. We estimate yours before you write.

Homestead, If You Will Live Here

If a Trevi unit becomes your permanent Florida residence, apply for the homestead exemption with the Collier County Property Appraiser by the statutory deadline. The exemption and the Save Our Homes cap then limit how fast your taxable value can rise.

The CDD on the Same Bill

The CDD’s $1,499.21 operations line and $789.62 debt-service line appear on the Collier County tax bill rather than with an association, and the debt line is scheduled to end when the district’s bonds retire in fiscal 2037. Compare total tax bills, not millage alone, when you weigh Trevi against a condominium with no CDD.

Which Trevi Rules Decide Whether a Unit Works for You?

The Trevi rules that decide fit come from the four recorded declarations and the 2021 Master Declaration: pet caps that differ by association, leases of at least 30 days and no more than four in any 12 months, no boats, recreational or commercial vehicles, no grills, board approval for alterations, shutters and upstairs hard floors, and no more than two persons per bedroom.

Pets

The Master Declaration allows up to three cats and/or dogs with no weight limit, and the condominium caps are stricter: Terrace VII and VIII allow two cats or dogs per unit, Terrace IX and X allow three, no more than two of them dogs. Pit bulls and other recognized aggressive breeds are banned, pets must be registered and leashed, and a qualifying assistance animal is a reasonable accommodation rather than a pet.

Leasing

Leases must cover the whole unit, run at least 30 consecutive days, number no more than four in any 12 months with 30 days between lease starts, and be filed with the Master Association 15 days ahead, at $100 per adult applicant. Tenants use the amenities only through a Master transfer of $400 to $850, and the owner uses them only as a guest meanwhile. Seasonal and annual leasing fits; short-term vacation rental does not.

Vehicles and Parking

Each unit has one assigned covered carport space; there are no garages. Commercial vehicles, boats and recreational vehicles may not be kept on the property unless in a garage, which at Trevi means not at all. The 2025 Master Rules allow overnight parking in the painted spaces on the pool side of Trevi Court if the vehicle moves every 48 hours.

Alterations, Shutters and Floors

Any alteration to the unit or its limited common elements needs the board’s written consent, and the board has 45 days, with silence counting as disapproval. Shutters must meet the board’s specification and may be closed only from 48 hours before a storm to 72 hours after the watch or warning ends. Hard flooring above the ground floor is limited to foyers and baths unless the board approves sound padding.

Grills, the Slab and Occupancy

Barbecue grills are banned anywhere on the condominium property, the post-tensioned slab may not be penetrated for ceiling fans or fixtures without board consent, bicycles may not be stored on the lanai, and each unit is limited to two persons per bedroom, visiting guests aside. Treviso Bay is all ages; there is no 55+ restriction in any recorded document.

Trevi vs Giaveno: Which Should You Buy?

Trevi and Giaveno are the same Lennar Terrace plans in the same four-story buildings, separated by one recorded fact: Giaveno units carry golf by recorded supplement and Trevi units do not. Buy at Trevi for the lower price, lower carrying cost, higher first floors and later milestone dates; buy at Giaveno for TPC Treviso Bay golf with the deed.

Data updated: September 2026 (Southwest Florida MLS Matrix, closed September 23, 2025 to September 23, 2026, pulled 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll; recorded declarations and golf supplements, Collier County Clerk; 2026 Annual Fee Sheet; county-filed elevation certificates, permit files and milestone registry)

Who Should Choose Trevi, and Who Should Choose Giaveno?

Choose Trevi if golf is not part of your week: you get the newest Terrace buildings, first floors above today’s base flood elevation on every certificate, milestone deadlines about two years later and a price and carrying cost that run roughly $70,000 and $5,350 a year lower. Choose Giaveno if you want golf with your deed and would rather buy into a building with a 2025 or 2026 re-roof permit already pulled.

What the Gap Is Worth Over Time

Over ten years the golf dues alone come to more than $53,000 that a Trevi owner does not spend, before any increase, plus the $7,500 Golf Club capital contribution at purchase. A buyer who plays three or four rounds a week should look hard at Giaveno; a buyer who plays occasionally usually finds Trevi the better value, and can play TPC Treviso Bay in the off season when the club opens the course.

How Do We Find You the Right Trevi Condo?

We find you the right Trevi condo by matching your budget to a plan, a floor and an association, watching a neighborhood of 16 sales a year so you hear about a listing the day it appears, touring through the gate with the owner’s equipment and the building’s records in mind, and having the documents and fee stack ready before you write.

Matching Your Budget to a Plan and Floor

With every unit one of three plans, your budget buys a plan, a floor, an outlook and a level of finish. We show you what each plan has actually sold for, so you know whether your number buys a renovated 1,194 square foot unit, an original 1,232, or a corner with a den.

Choosing the Association on Purpose

The four associations differ on dues, on pets and on the reserve-study record. A buyer with two dogs should shop Terrace IX and X; a buyer focused on the lowest dues may prefer Terrace IX; a buyer considering Terrace VII should get the association’s reserve-study answer early. We sort the listings by association before you tour.

Pre-Market and Off-Market Conversations

Some Trevi owners prefer a quiet sale, for an estate, a tenant in place or privacy. We work the Naples condominium market every week and hear about units before they reach the MLS, and we will tell you when one fits.

Touring: Gate, Lanai, Equipment and Storage

We pre-authorize you at the main gate at 9050 Treviso Bay Boulevard. On tour, look at the outlook from the lanai at the time of day you will use it, the air handler and water heater labels, any hard flooring above the ground floor, the shutters, and the carport space and storage unit numbered with the unit.

Set Up Custom Listing Alerts for Trevi at Treviso Bay

Ask Marc at (239) 287-5873 to set up a saved search for Trevi and, if you are open to golf, Giaveno, or read how we represent buyers in Southwest Florida and use the buyer form on this page. Alerts route to us directly, so a new listing reaches both you and us the same day.

How Do We Negotiate for You at Trevi?

We negotiate for you at Trevi at partner level, with the same-plan sales in hand, the owner’s equipment priced from the inspection, the association’s dues and reserve-study record read before you go firm, and the statutory review period used as the moment to confirm the building’s finances before your deposit is at risk.

Price From the Plan’s Sales

A list price above the plan’s twelve-month range has to show why, with renovation, floor or outlook. If it cannot, we write to the sales. On September 23, 2026 one 1,194 square foot unit was listed at $429,900 while that plan’s last five sales closed between $372,500 and $405,000.

Credits for the Owner’s Items

The air handler, condenser, water heater, appliances and any shutters are the owner’s under the declaration. Equipment at the end of its life, or a shutter without board approval, is a fair basis for a credit, and we price it from contractor quotes rather than guesses.

Protecting Your Deposit

The statutory review period under Section 718.503, the inspection period and your financing contingency give you defined exits. We sequence them so your deposit is not at risk before you have read the reserve study, the budget and both estoppels.

Closing Dates That Fit the Master Application

The Master Association asks for your $50 resale application about 30 days before closing, and its standard estoppel runs 10 business days. We set a closing date that leaves room for both and file your application the week you sign.

How Does Buyer’s Agent Compensation Work at Trevi in 2026?

Buyer’s agent compensation at Trevi in 2026 follows the NAR settlement rules in force since August 17, 2024: you sign a written agreement with your agent before touring, offers of compensation cannot be advertised in the MLS, and every commission is negotiable and not set by law.

The Written Buyer Agreement

Before we tour a Trevi unit with you, we sign a written buyer agreement that states what we will do and how we are paid. It is short, and we walk through it line by line.

Who Pays

A seller may offer to contribute toward your agent’s compensation, you may ask for it in your offer, or you may pay it yourself. We tell you plainly which approach fits the unit and the seller before you write.

What You Get for It

The same-plan sales, the association and fee analysis with the CDD included, the elevation certificate and milestone year for the building, the document review inside the statutory period, the Master application filed on time, both estoppels read, the inspection priced against the declaration, and a closing that lands on schedule.

What Is Life Like Around Trevi?

Life around Trevi runs through the Treviso Bay gate on US 41 East: a short walk to the Avellino Way satellite pool, about half a mile to the Villa Rilassare sports campus, a little over a mile to the golf clubhouse, preserve and Rookery Bay reserve lands to the west and south, zoned public schools graded A and B, and the Gulf beaches about 8.7 miles away.

Utilities, Trash and the Gate

Water and sewer come from Collier County Utilities; electricity is Florida Power and Light, billed to each unit; bulk cable and internet are in the Master assessment. Garbage is collected Monday and Thursday and recycling Monday, from the building’s containers. The main gatehouse is at 9050 Treviso Bay Boulevard, with an owner gate at 9965 Corso Bello Drive, and speed inside the community is enforced by cameras.

Guests When You Are Away

When the owner is away, guests must be registered with the Master Association in advance, with no more than six overnight occupants. A seasonal owner who lends the unit to family should register them before they arrive at the gate.

Why Does a Trevi Specialist Matter When You Buy?

A Trevi specialist matters when you buy because the price turns on plan and floor rather than size alone, the carrying cost turns on the association and a CDD line the MLS omits, the building’s safety record sits in county milestone files, elevation certificates and the state’s reserve-study lists, and the declaration’s pet, leasing, vehicle and alteration rules decide whether a unit works for you.

What a General Naples Agent Tends to Miss at Trevi

A general agent may price a Trevi unit off Giaveno golf sales, quote the MLS fee total without the CDD, use Lennar square footage, miss the association’s reserve-study status, forget the Master resale application until week three, or tell a buyer with two large dogs the wrong pet cap. Each one costs a buyer money or a closing date.

Frequently Asked Questions, Buyer Edition: Buying a Trevi at Treviso Bay Condo

These are the questions buyers ask most about Trevi at Treviso Bay, answered from the four recorded declarations, the 2021 Master Declaration, Collier County’s records, FEMA’s map and the Southwest Florida MLS, each with its window and source. For today’s listings, call Marc Comisar at (239) 287-5873.

What is Trevi at Treviso Bay?

A neighborhood of 240 Lennar condominiums in eight four-story buildings on Trevi Court, Naples 34113, inside gated Treviso Bay, recorded as four condominiums, Terrace VII, VIII, IX and X, and completed from 2016 to 2019.

Is Trevi the same as Terrace VII, VIII, IX and X at Treviso Bay?

Yes. “Trevi” is the street and MLS name; your deed, association and estoppel carry the Terrace name: VII at 9554 and 9560, VIII at 9566 and 9572, IX at 9578 and 9584, X at 9590 and 9596.

Is this the Trevi at Miromar Lakes?

No. Trevi at Miromar Lakes is a separate lakefront villa enclave in Estero, in Lee County. Trevi at Treviso Bay is a four-story condominium neighborhood in Naples, Collier County.

How much does a Trevi condo cost?

Sixteen MLS closings in the twelve months to September 23, 2026 ran from $372,500 to $530,000, median $407,500; 88 closings over five years had a median of $473,750.

Which Trevi condos are for sale right now?

On September 23, 2026 the MLS showed seven, from $365,000 to $539,000, and one pending. Listings change weekly, and alerts catch new ones the day they appear.

What floor plans are in Trevi?

Three Lennar plans, all two bedrooms and two baths, measured by the county at 1,194, 1,232 and 1,408 square feet. The 1,408 square foot corner is often marketed as a two-plus-den or three-bedroom.

Which Trevi plan is the best value?

On the five-year record the 1,194 square foot center plan has the lowest median, $450,000 across 32 sales. Per square foot, the corner plan spreads its price over more space.

Do Trevi condos have garages or elevators?

No garages. Each unit has one assigned carport space and one storage unit, both numbered with the unit, and the four-story buildings have elevators.

Does a Trevi condo come with golf?
