Trevi at Treviso Bay is 240 Lennar condominiums in eight four-story buildings on Trevi Court, recorded as four separate associations, and it traded 16 times in the 12 months to September 23, 2026 at a median of $407,500. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, price a Trevi unit against Trevi-only sales by plan, floor and association.
This page is written for the Trevi owner. The full record of the neighborhood itself, the four declarations, the eight buildings, the elevation certificates and the milestone schedule, is on our Trevi at Treviso Bay guide, and the gated community around it is covered in our Treviso Bay community guide. Selling a Trevi condo differs from any other Treviso Bay sale in five ways: your unit belongs to one of four separate condominium associations, golf is excluded by the recorded declaration, the same Lennar floor plans sell on Giaveno with golf attached, the buildings fall under Florida’s four-story condominium safety laws, and the carrying cost includes a district assessment the MLS leaves out.
“Trevi” is the street and MLS name. On the county roll and in the Clerk’s official records the eight buildings are four condominiums: Terrace VII (9554 and 9560 Trevi Court), Terrace VIII (9566 and 9572), Terrace IX (9578 and 9584) and Terrace X (9590 and 9596), each with 60 units, its own declaration, its own board, its own budget and its own estoppel. Your buyer’s documents carry the Terrace name, so your listing should too.
Section 10.1 of each Trevi declaration states that Golf Club membership is not appurtenant to any unit. That single recorded sentence is why a Trevi unit trades below the same plan on Giaveno, and why a Trevi buyer pays no $5,350 golf line and no $7,500 golf capital contribution. We present it as a feature to the buyer who does not play, which is most Trevi buyers.
Lennar built the same three Terrace plans on Acqua Court, then Giaveno, then Trevi Court. A buyer’s agent who pulls “Treviso Bay Terrace” comparables will mix golf and non-golf sales. We price only against Trevi sales, and we hand the buyer’s appraiser the declaration that explains the gap, so the adjustment is argued from a document.
Every Trevi building has four habitable stories, so Florida’s milestone inspection law and structural integrity reserve study law both apply. Collier County lists all eight buildings as not yet due, with first inspections due by December 31, 2041 through 2044. Your buyer’s lender and attorney will still ask for the association’s reserve study, and one association is missing from the state’s public lists.
None of the four Trevi declarations contains a right of first refusal or a board approval of a sale, which makes a Trevi closing simpler than many Naples condominium closings. The Treviso Bay Master Association does require a $50 resale application from the buyer about 30 days before closing, and the buyer pays the $7,500 Master capital contribution at closing.
For a prepared Trevi unit priced to its own plan’s recent sales, yes. The Southwest Florida MLS counts 16 Trevi closings in the twelve months to September 23, 2026, at a median of $407,500 and 96.5 percent of list, and seven Trevi listings were active that day, which is about five months of supply in a 240-unit neighborhood that trades more than any other in Treviso Bay.
Data updated: September 2026 (Southwest Florida MLS Matrix, Treviso Bay development, sub/condo name TREVI, closed September 23, 2025 to September 23, 2026, pulled 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll and recorded-sales file, published August 2026)
Sixteen sales clear the ten-sale floor for a median, and we still show every one, because a Trevi seller prices from the sales on the same plan and floor, not from the neighborhood number.

Window: the 12 months to September 23, 2026. Sixteen sales, total $6,638,500, mean $414,906; the median is the average of the middle pair, $405,000 and $410,000, because 16 is an even count. Sizes and floors are the Collier County Property Appraiser’s; sale-to-list is sold price over final list price.
On September 23, 2026 the MLS showed seven Trevi listings, from $365,000 to $539,000 with a median list price of $425,000, and one pending sale. The seven had been listed a median of 128 days. Against 16 sales a year that is roughly five months of supply: balanced, not tight, and a market that rewards the unit priced to its plan’s recent sales in the first two weeks.
The Trevi yearly median peaked at $535,000 in 2022, when units sold in a median five and a half days at nearly full price, and eased to $402,500 for 2026 to September 23. The same four years brought rising insurance costs, Florida’s condominium safety laws and a wider supply of Naples condominium listings. A seller who bought in 2022 prices against today’s sales, not the purchase price.
Five of the 16 sales went under contract within a week of listing, and five sat more than 100 days. The corner 1,408 square foot units held their list prices best, at 96.5 to 98.0 percent, while the three sales that took more than 200 days closed at 93.4 to 97.9 percent of their final list price. Condition and the opening price, not the building, separated the two groups.

Trevi condos recorded 88 closings on the Southwest Florida MLS in the five years to September 23, 2026, at a median of $473,750 and $390 per county square foot. The yearly median climbed from $435,000 in late 2021 to a 2022 peak of $535,000, held near $480,000 in 2023 and 2024, and eased to $402,500 in 2026.

The 2021 and 2026 rows are partial years with fewer than ten sales each, so read them as direction rather than as medians a market can stand on. The full five-year set of 88 is the stable figure.
Every Trevi unit is one of three Lennar plans that Collier County measures at 1,194, 1,232 and 1,408 square feet. Over the five years, the 32 sales of the 1,194 square foot plan had a median of $450,000, from $372,500 to $552,000; the 42 sales of the 1,232 square foot plan a median of $481,500, from $375,000 to $579,999; and the 14 sales of the 1,408 square foot corner plan a median of $533,000, from $435,000 to $587,500.
Over five years the center of gravity was $450,000 to $499,999, where 33 of the 88 closings fell. In the last twelve months six sales closed between $350,000 and $399,999, eight between $400,000 and $449,999, one between $450,000 and $499,999 and one between $500,000 and $549,999. No Trevi unit closed under $350,000 or over $550,000 in that window.
Collier County’s sales file records all 240 original Lennar closings between February 2016 and November 2019 at a median of $222,000, from $195,000 to $289,000. Among the 121 units with a qualified resale, the median resold for 90.1 percent more than its original price, a median gain of $201,000 over 4.4 years, and no qualified resale has closed below its original Lennar price.
A Trevi owner who bought from Lennar still holds a large gain on paper; an owner who bought in 2022 or 2023 may not. The county’s median just value for a Trevi unit peaked at $421,416 in 2023 and is $337,640 on the 2026 preliminary roll, down 9.9 percent from 2025. Price to the 2026 sales and let the history explain the number rather than set it.
The recent Trevi sales that matter most to your price are the ones on your plan, then your floor, then your association, because all 240 units are one of three Lennar plans repeated in eight identical buildings. A buyer’s agent and a buyer’s appraiser will line your unit up against the same-plan Trevi sales of the last twelve months, then adjust for floor, finish, view and equipment age.
Data updated: September 2026 (Southwest Florida MLS Matrix, closed September 23, 2025 to September 23, 2026, and five-year record, pulled 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll, published August 2026)
In the last twelve months the 1,194 square foot plan sold five times, at $372,500, $375,000, $375,000, $395,000 and $405,000. The 1,232 square foot plan sold seven times, at $375,000, $385,000, $400,000, $410,000, $415,000, $438,000 and $438,000. The 1,408 square foot corner plan sold four times, at $435,000, $440,000, $450,000 and $530,000. Fewer than ten on any plan, so we list them rather than average them.
A Trevi unit number is four digits: the county building number (47 to 54), then the floor (1 to 4), then the position along the corridor (1 to 8). Positions 1 and 8 on floors one to three are the 1,408 square foot corners; positions 4 and 5 are the 1,194 square foot center units; the rest are 1,232 square feet. The fourth floor carries six units and no corner plan. Your unit number tells a buyer your plan before they open the door.
The county’s 2026 preliminary roll adds exactly $5,000 of just value per floor for the same size unit. The market pays more than that for height. Among qualified resales on the county sales file since January 2022, fourth-floor units sold at a median $405.80 per square foot against $388.80 on the first floor, about 4.4 percent more, and the MLS five-year record points the same direction.
The 1,408 square foot corner units are the only Trevi layout marketed as a two-plus-den or a three-bedroom. Over five years the 14 corner sales had a median of $533,000, against $481,500 for the 1,232 plan. A corner seller who has built out the den as a third bedroom should show it; a corner priced against two-bedroom sales leaves money on the table.
Repeat sales are the cleanest measure a neighborhood of identical plans offers, and Trevi has several inside the five-year MLS record.

Source: Southwest Florida MLS Matrix, closed sales September 23, 2021 to September 23, 2026, pulled 23 Sep 2026. Condition and upgrades between the two sales are not recorded, so each row is evidence of direction, not a precise index.
Units bought at the 2022 and 2023 peak have resold 7 to 21 percent lower in 2025 and 2026, while the corner unit bought in 2021 has held its price through two resales. For a seller the lesson is plain: the purchase price is history, and the same-plan sales of the last twelve months are the market.
An appraiser for a financed buyer reaches for the most recent Trevi sales of the same plan, then adjusts for floor. With 16 Trevi sales a year there is usually a same-plan sale inside six months, which makes a Trevi appraisal more predictable than in a small building. We hand the appraiser the sales, your equipment permits and any board approval letters, so the adjustments are made on documents.
Trevi and Giaveno are the two Treviso Bay Terrace blocks a condo buyer weighs most often, because they are the same Lennar plans in the same four-story buildings, separated by one recorded fact: golf. Giaveno units carry golf by recorded supplement and Trevi units do not, so Trevi trades about $70,000 lower at the median and costs about $5,350 a year less to carry.

A buyer should choose Trevi if golf is not part of the week: the newest Terrace buildings, first floors above today’s base flood elevation on every certificate, milestone deadlines about two years later and a price and carrying cost that run lower. A buyer should choose Giaveno for TPC Treviso Bay golf with the deed and a building with a recent re-roof permit. Sellers on either street price against their own street first.
Your Trevi listing competes with Giaveno for the buyer who has not yet decided about golf. Lead with what Giaveno cannot offer: no $5,350 golf line, no second $7,500 capital contribution, first floors above the current base flood elevation and later milestone dates. A buyer who sees the two carrying costs side by side often decides the golf question in your favor.
Trevi compares well with other newer condominiums in ZIPs 34113 and 34114: over the twelve months to September 23, 2026 it sold at a median $322 per county square foot, above Falling Waters, Lely Resort and Esplanade by the Islands on that yardstick, and faster than Lely Resort and Esplanade, while sitting $76 to $84 a square foot below the golf Terrace groups inside Treviso Bay.

The non-Treviso rows are condominiums of 1,000 to 1,700 county square feet; medians are of per-sale ratios. The Avellino per-square-foot figure uses MLS living area.
A buyer who has toured Lely Resort or Esplanade will arrive with a lower per-square-foot number in mind. Your answer is what those do not have: a gated golf-club community with a clubhouse, fitness, tennis and pickleball through the Master Association, concrete four-story construction from 2016 to 2019, and first floors above the current flood elevation. The benchmark tells you which objections to answer in the listing.
Inside the gate a Trevi buyer may also tour Alberi Acqua, the golf Terrace buildings on Acqua Court, and Avellino, the two-story Veranda condos with detached garages next to the Avellino Way pool. Both trade higher. Trevi’s case is the lowest entry price through the Treviso Bay gate.
McGreevy and Comisar price a Trevi condo against the recorded sales of the same plan in the last twelve months, then adjust for floor, finish, view, equipment age, board-approved alterations and the association’s fee and reserve position. Because every unit is one of three plans, a Trevi price is a placement and condition judgment, not a square-footage calculation, and automated estimates miss it.
Before we price a Trevi unit we check five things in order: the plan and the floor from the unit number; the view from the lanai, lake or preserve, which no county dataset records; the age of the air handler and water heater, which the declaration makes the owner’s; whether any hard flooring above the ground floor or any shutter has the board’s written approval; and the same-plan Trevi sales of the last twelve months.
An automated estimate sees 240 units in three sizes and a county roll that values the same plan within $5,000 a floor. It may also read an MLS living area of 1,107 or 1,137 square feet, the Lennar air-conditioned figure, instead of the county’s 1,194 or 1,232, which distorts the price per square foot. And it may blend Giaveno golf sales into Trevi comparables. Each error moves the estimate by tens of thousands of dollars.
The first is finish: the original Lennar package of granite, stainless GE appliances and tile, or a renovation since. The second is the equipment clock, because many Trevi units are reaching their first air-conditioning and water-heater replacement cycle. The third is the view. The fourth is the paperwork, because a unit with its association documents in hand sells faster than one without.
On September 23, 2026 the seven active Trevi listings ran from $365,000 to $539,000. The 1,194 square foot units last sold between $372,500 and $405,000, yet one was listed at $429,900; the corner plan last sold between $435,000 and $530,000, and one was listed at $539,000. We set a list price that wins the first thirty days against the live field, because the slow sales of the last year were the ones priced above their plan’s recent sales.
McGreevy and Comisar market a Trevi condo to the seasonal, second-home and investor buyers who own most of Trevi Court, through professional photography, video and aerial capture, MLS exposure, agent outreach and a qualified-buyer database, with the golf answer, the true fee stack and the building’s flood and milestone records in the listing file from day one.
Data updated: September 2026 (Collier County Property Appraiser 2026 preliminary roll, homestead and owner mailing fields, published August 2026)
On Collier County’s 2026 preliminary roll, 47 of the 240 Trevi units, 19.6 percent, carry a homestead exemption, so roughly four in five owners are seasonal residents, investors or second-home owners. Owner mailing addresses are led by Florida (91), then New York (36), Illinois (21), New Jersey (17), Massachusetts (12), Ontario (12), Ohio (7) and Pennsylvania (5). The marketing calendar and the channels follow that map.
A Trevi unit sells on light, the lanai and the community behind it, so the photography is timed for the lanai view and the aerial capture shows Trevi Court between the lake and the preserve, with the clubhouse, the Villa Rilassare sports campus and the Avellino Way satellite pool in reach. Video lets a buyer who is still up north walk the unit, the carport and the storage unit before booking a flight.
Most Trevi buyers do not want to pay for golf they will not play. We say so plainly in the listing: golf is not appurtenant under Section 10.1 of the declaration, so the buyer avoids $5,350 a year in golf dues and a $7,500 Golf Club capital contribution, while keeping Master Association access to the clubhouse, dining, fitness, tennis, pickleball and pools.
A buyer will see four annual layers: the condominium dues, the $7,420 Master assessment, the Wentworth Estates CDD assessment on the tax bill and the $750 dining minimum. MLS fee fields leave the CDD out. We put the true all-in figure, its sources and the estoppel route in the listing file, so the fee conversation happens before a contract rather than during inspection.
Some Trevi owners want quiet, for an estate, a tenant in place or simply privacy. We can market a unit agent-to-agent and to our buyer database before it reaches the MLS. The trade is exposure, and less exposure can mean a lower price, so we tell you honestly which way that trade lands for your unit.
McGreevy and Comisar negotiate a Trevi contract at partner level, never through an assistant, and we build the condominium document review, the Master Association resale application and both estoppels into the contract dates so that none of them becomes a late surprise that reopens the price after inspection.
Jesse McGreevy or Marc Comisar handles every offer, counter and inspection response personally. With 16 Trevi sales a year, the buyer’s agent has usually seen the same-plan sales too, and a counter that cites them lands better than one that repeats the list price.
Under Florida Statutes 718.503 a Trevi buyer may cancel within the statutory review period after signing and receiving the required condominium documents, which the statute now sets at seven days, excluding weekends and legal holidays. We deliver the package at contract so the clock starts at once, and we answer the buyer’s questions about the budget and the reserve study inside that window rather than after it.
A buyer’s inspector will price the owner’s items under the declaration: the air handler and condenser, the water heater, the appliances, and any shutters. Collier County’s permit files show more than two dozen Trevi air-conditioning replacements since 2022 and a run of water-heater replacements in 2025 and 2026. Documenting yours, or replacing an item at the end of its life, removes easy credits from the negotiation.
The Master Association asks for the buyer’s $50 resale application about 30 days before closing, and its estoppel runs 10 business days at the standard $299 fee or 3 business days for $418. We set the closing date with both in view and get the buyer’s application filed the week the contract is signed.
Selling a Trevi condo costs the negotiated commission, Florida documentary stamp tax on the deed at $0.70 per $100, the condominium and Master Association estoppel fees, a municipal lien search, and prorated taxes and assessments. The buyer customarily pays the $7,500 Master capital contribution, the $250 Rookery Bay fee and the $50 resale application, and in Collier County the owner’s title policy.
Data updated: September 2026 (Florida Statutes 201.02 and 718.116; Treviso Bay 2026 Annual Fee Sheet and Realtor Information page; Collier County Property Appraiser 2026 preliminary roll, published August 2026)
Florida charges $0.70 per $100 of consideration under Florida Statutes 201.02, and a Florida seller customarily pays it on a resale. At the Trevi twelve-month median of $407,500 that is 4,075 taxable units, or $2,852.50. It is the largest fixed cost of selling after commission, and it scales with your price, not your plan.
In Lee County the seller customarily chooses the closing agent and pays the owner’s title policy. In Collier County the custom usually flips and the buyer chooses and pays. No statute fixes the allocation, Florida sets the premium by rule, and the contract controls, so confirm it in writing rather than assume either county’s habit.
A Trevi sale needs a condominium estoppel from your Terrace association under Florida Statutes 718.116(8), and a Master Association estoppel ordered through the Treviso Bay administrative office at $299 for the standard 10 business days or $418 for 3 business days, plus $179 if the account is past due. The 2024 statutory cap on a condominium estoppel is $299 for a current account, with $119 more for delivery within three business days. Order both the week the contract is signed.
The Master Association’s 2026 fee sheet and resale application place four charges on the buyer’s side at a Trevi closing: the $7,500 Master capital contribution, the $250 Rookery Bay Environmental Grant Fee under Section 9.13 of the 2021 Master Declaration, the $50 resale application and a $200 post-closing set-up fee. There is no Golf Club capital contribution on a Trevi unit. Put each on the right side of the closing statement early.
Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS, buyers sign written agreements with their own agents, and every commission is negotiable and not set by law. What you negotiate with us is the listing side; whether to offer anything toward the buyer’s agent is a separate decision we make together, off the MLS.
Line, illustrative sale at $407,500 | Who pays | Amount |
|---|---|---|
Documentary stamp tax on the deed | Seller, by custom | $2,852.50 |
Condominium association estoppel certificate | Seller, by custom | Up to $299, plus $119 if rushed |
Master Association estoppel certificate | Seller, by custom | $299 standard; $418 in 3 business days |
Municipal lien search | Seller, by custom | Set by the title company |
Property tax proration, closing June 30, on a $3,460.10 bill | Seller credits buyer | About $1,716 |
Condominium dues and Master assessment prorations | Seller, through the closing date | From the two estoppels |
Owner’s title insurance policy | Buyer, by Collier custom | Buyer’s cost |
Master capital contribution | Buyer, by custom | $7,500 |
Rookery Bay grant fee, resale application, set-up fee | Buyer, by custom | $250, $50 and $200 |

The proration line is 181 days of a $3,460.10 bill, the median total tax across all 240 Trevi units on the 2026 preliminary roll. Your own net sheet uses your price, your bill and your closing date, and we build it with you before you sign a listing agreement.
A Trevi seller must give the buyer the condominium document package that Florida Statutes 718.503 requires, including the association’s most recent structural integrity reserve study or a statement that none is complete, plus the property tax disclosure summary and any known material defect that is not readily observable. Trevi sits under a Chapter 720 master association, which creates a fork your closing agent should confirm.
Each Trevi unit belongs to a Chapter 718 condominium, Terrace VII, VIII, IX or X, and to the Treviso Bay Property Owners Master Association, a Chapter 720 homeowners association. Section 720.401 does not apply to associations regulated under Chapter 718, so the condominium rules in Section 718.503 are the core duty; whether a master-association disclosure summary is also delivered on a given contract is a question for your closing agent or attorney. This is information, not legal advice.
At the seller’s expense, the buyer receives the declaration, articles, bylaws and rules, the annual financial statement and budget, the association’s most recent structural integrity reserve study or a statement that none has been completed, the frequently asked questions sheet and the governance form. No Trevi building has a milestone inspection report yet, because none is due before 2041. We request every item from your manager before listing.
The buyer may cancel within the statutory review period after signing and receiving the required documents, now seven days excluding Saturdays, Sundays and legal holidays. A package delivered late does not help the seller; it only lengthens the period in which the buyer can walk. Deliver at signing.
Florida Statutes 689.261 requires that a buyer of residential property receive a property tax disclosure summary warning not to rely on the seller’s current taxes. With only 47 of 240 Trevi units homesteaded, most sellers’ bills already sit near full value, but a homesteaded seller’s bill can understate a buyer’s, and the CDD lines ride on the same bill.
Under Johnson v. Davis, a Florida seller who knows of facts materially affecting value that are not readily observable must disclose them. For a Trevi unit that means prior leaks from above or below, insurance claims, unapproved alterations and any special assessment levied or proposed. Section 14.7 of the declarations makes a buyer jointly liable with the seller for the seller’s unpaid assessments, so the estoppel and the disclosures have to agree.
Collier County lists all eight Trevi buildings as “Not Due,” with first milestone inspections due by December 31, 2041 for Buildings 47 and 48 and by 2042, 2043 and 2044 for the rest, the latest of any Terrace group in Treviso Bay. The Florida DBPR’s public reserve-study lists show Terrace VIII, IX and X; Terrace VII appears on neither list.

Florida’s milestone law sets a first inspection at 30 years and lets the local building official shorten it to 25 near salt water. Collier County adopted the 25-year option by ordinance for buildings within three miles of salt water, and every Trevi building sits inside that line, about a mile from the tidal water of the Rookery Bay system. A seller can hand a buyer the building number, the county record and the due year.
Florida Statutes 718.112(2)(g) required each Trevi association to complete a structural integrity reserve study by December 31, 2025, and budgets adopted after 2024 must fund the reserves it sets. The state’s public lists show Terrace VIII, IX and X; Terrace VII appears on neither. That is not proof of non-compliance, and a Terrace VII seller should have the association’s written answer before listing.
Collier County’s permit files from January 2020 through August 2026 list 78 Trevi Court permits and one association-scale roof project: a $240,000 tear-off and re-tile of Building 52, permitted November 17, 2021, with a recorded Notice of Commencement. Who paid for it is not in the public record. No post-storm roof, structural or flood repair permit appears on any Trevi building after Ian, Idalia, Helene or Milton.
The flood zone shapes the Trevi buyer’s insurance quote rather than capping the price: all eight buildings sit in FEMA Zone AE with an 8-foot base flood elevation on the map effective February 8, 2024, and the county-filed elevation certificates put every first floor between 8.04 and 8.19 feet, just above it. A seller who hands buyers those certificates on day one removes the question.
Data updated: September 2026 (FEMA National Flood Hazard Layer, panel 12021C0603J effective 8 Feb 2024; FEMA preliminary panel 12021C0603K, 20 Mar 2025; county-filed elevation certificates, Collier County elevation certificate index)

All eight certificates are finished-construction FEMA forms surveyed for Lennar, filed with the county and indexed by address. When they were certified, the 2012 map set the base flood elevation at 6 feet, so the margins were about 2 feet; the 2024 map raised it to 8. The buildings did not move; the map did.
FEMA’s preliminary revision of the panel, dated March 20, 2025, shows the same Zone AE and 8-foot elevation at all eight buildings. A buyer’s lender rates from the effective 2024 map, and we re-check the map status before closing.
The association insures the buildings at replacement cost; Section 15.9 of each declaration requires every owner to insure finishes, fixtures, appliances, air-conditioning equipment and water heaters, naming the association as additional insured. A National Flood Insurance Program building policy for a 30-unit Trevi building is capped at $250,000 a unit, $7.5 million. Collier County’s Community Rating System Class 5 earns a 25 percent discount on eligible flood premiums.
Put the building’s elevation certificate, the association’s master policy declarations page and flood policy, your own HO-6 declarations and any wind mitigation report in the listing file. All eight Trevi buildings are also in Collier County Hurricane Evacuation Zone A. A buyer’s agent who can get a flood and wind quote on day one keeps the buyer inside the review period with confidence rather than doubt.
A Trevi buyer will pay four annual layers, the condominium dues, the $7,420 Master Association assessment, the $2,288.83 Wentworth Estates CDD assessment on the tax bill and a $750 dining minimum, about $14,700 to $15,400 a year before property tax and insurance depending on the association. The MLS fee fields show $13,150 to $13,870 because they leave the CDD out.
Data updated: September 2026 (Southwest Florida MLS fee fields on 2026 Trevi listings, pulled 23 Sep 2026; Treviso Bay 2026 Annual Fee Sheet, revised May 11, 2026; Wentworth Estates CDD FY2027 Adopted Budget, May 14, 2026)
Annual line, 2026 | Terrace VII | Terrace VIII | Terrace IX | Terrace X |
|---|---|---|---|---|
Condominium dues, as entered on 2026 MLS listings | $5,420 | $5,080 | $4,980 | $5,700 |
Master Association assessment | $7,420 | $7,420 | $7,420 | $7,420 |
Golf Club dues | $0 | $0 | $0 | $0 |
Wentworth Estates CDD, operations and debt service | $2,288.83 | $2,288.83 | $2,288.83 | $2,288.83 |
Dining minimum | $750 | $750 | $750 | $750 |
The condominium dues are agent-entered MLS figures, quarterly $1,355, $1,270, $1,245 and $1,425, on which three or four independent 2026 listings per association agree; they are not an association schedule, and the estoppel is the binding figure for a specific unit.
The $7,420 Master assessment is $5,523 of maintenance, $885 for the bulk cable and internet contract, $812 of reserves and a $200 capital reserve. An owner who elects the internet-only option pays $362 instead of $885 for that line. The $750 food and beverage minimum is billed per membership each year.
The Wentworth Estates CDD levies $1,499.21 for operations and $789.62 of debt service on each Trevi unit for fiscal 2027, collected on the Collier County tax bill rather than by an association. The debt line applies to the district’s four-story condominium class and is scheduled to end when the bonds retire in fiscal 2037.
The developer guarantee capped quarterly assessments at $624.31 in the first guarantee year. The earliest MLS figures, from late 2021 and early 2022, run $669 to $770 a quarter; 2026 figures run $1,245 to $1,425, an increase of 62 to 113 percent depending on the association. No public association document states the cause, and a buyer will ask; the budget and the reserve study are the answer.
The 2026 preliminary roll puts the median total tax across the 240 Trevi units at $3,460.10, on a median preliminary just value of $337,640. A buyer’s bill is reset by the purchase price and the buyer’s own exemptions, so we estimate the buyer’s bill from the contract price rather than pass on yours.
The Trevi rules that affect a sale come from the four recorded declarations and the 2021 Master Declaration: there is no condominium sale approval or right of first refusal, leases must run at least 30 days with no more than four in any 12 months, pet limits differ by association, and alterations, shutters and hard floors need the board’s written approval.
None of the four Trevi declarations gives the association a right of first refusal or a vote on your buyer. The Master Association requires the buyer’s $50 resale application about 30 days before closing, and it treats a change of an entity owner’s primary occupant as a transfer, limited to one in any 12 months.
Section 18.9 of each declaration permits leasing of the whole unit only, for at least a month, with no subleasing. Section 5.3 of the 2021 Master Declaration sets the minimum at 30 consecutive days, allows no more than four leases in any 12 months with 30 days between lease starts, and requires each lease 15 days ahead. A buyer who inherits a tenant is bound by the lease, so the terms go to the buyer’s agent at the first showing.
The Master Declaration allows up to three cats and/or dogs with no weight limit, and the condominium caps are stricter: Terrace VII and VIII allow two cats or dogs, Terrace IX and X allow three, no more than two of them dogs. All four ban pit bulls and other recognized aggressive breeds. A buyer with two large dogs should hear which association your unit is in before touring.
Section 11 bars any alteration without the board’s written consent, and the board has 45 days to answer, with silence counting as disapproval. Shutters need board approval and may be closed only from 48 hours before a storm to 72 hours after. Hard flooring above the ground floor is limited to foyers and baths unless the board approves sound padding. If your unit has any of these, find the approval letter before listing.
Section 18.3 bans barbecue grills anywhere on the condominium property, Section 18.14 bars penetrating the post-tensioned slab for ceiling fans or fixtures without board consent, and Section 18.17 limits each unit to two persons per bedroom. A renovating buyer will ask about the slab rule, so a seller who knows it answers faster.
A Trevi sale took a median of 46 days on market in the twelve months to September 23, 2026, but the range ran from same-day contracts to 334 days, and the 2026 year-to-date median was 89 days. After contract, a Trevi closing is paced by the buyer’s financing, the document review, the Master resale application and the two estoppels rather than by any board approval.

Of the 88 Trevi closings in five years, 35 closed in March, April or May and 24 in December, January or February, against 17 from June through September. Contracts are signed ahead of those closing dates. A listing live by November meets the winter buyer pool while it is in Naples; a summer listing reaches fewer buyers but faces less competition.
Valuation and document request in week one; photography and video in week two; listing live in week three; contract, document delivery and the review period; the buyer’s Master resale application filed at once; both estoppels ordered on the first business day; closing once financing, inspection, the Master application and both estoppels are clear.
Most Trevi owners do not live in the unit year-round. Marc handles showings through the gate, contractors and inspections in person, Jesse handles the paperwork and the associations, and the title company arranges a mail-away closing. If you are away in hurricane season, the declaration requires you to name a person or firm responsible for your shutters.
You get a free Trevi at Treviso Bay home valuation by requesting one online or calling Jesse McGreevy at (239) 898-6072. The valuation is a written opinion of value built from the recorded sales of your plan and floor, adjusted for your unit, with your buyer’s fee stack, flood position and milestone date beside it. There is no cost and no obligation to list.
You receive the same-plan MLS sales with their dates and sources, the live competition on Trevi Court, the fee layers and tax reset your buyer will underwrite, your building’s milestone date, elevation certificate and your association’s reserve-study status, and a recommended list price with a defensible range. Request it through our Trevi at Treviso Bay home valuation page or the McGreevy and Comisar valuation form.

In a neighborhood with seven listings and 16 sales a year, the opening price decides the sale. We would rather you see the same-plan evidence and the number before you commit to anything, and many Trevi owners use the valuation to decide whether to list this season, lease for another winter or wait.

★★★★★ “Not living in the area, Jesse made life easy for me when we decided to sell our condo. His attention to detail, patience, understanding, and tenacity in dealing with all the moving parts was truly impressive.” Eric Acra, verified Google review
Four in five Trevi owners are not homesteaded in the unit, and a condominium sale inside a master association has more moving parts than a house: two estoppels, a resale application and a document package.
★★★★★ “Their recommendation on pricing my unit was sound and proved prescient. I never questioned their integrity and found it easy to rely on their recommendations. I would work with them again in a heartbeat.” Charlie Carroll, verified Google review
In a neighborhood where the same plan sold for $375,000 and $438,000 in the same year, pricing judgment is the whole game.
★★★★★ “We had been on the market for several months with no offers. When we signed with Marc our house was sold in 2 weeks. He has a unique system for selling homes.” Sandra Decker, verified Google review
★★★★★ “Jesse was very professional, helpful and kept in touch with ideas and suggestions which developed into a sale. Highly recommend his company for their excellent follow through.” Donald Vogler, verified Google review
A Trevi specialist matters because the facts that decide a Trevi sale live in recorded documents and county files rather than a listing feed: which of four associations owns your unit, the golf exclusion in Section 10.1, the CDD line the MLS omits, the elevation certificate for your building, the milestone year and the reserve-study status, and a same-plan price record the county roll does not reflect.

A general agent may price a Trevi unit off Giaveno sales of the same plan, quote the MLS fee total without the CDD, use the Lennar square footage instead of the county’s, order one estoppel instead of two, or learn about the Master resale application in week three. None of those errors is exotic, and each costs a seller time or money.
Most Treviso Bay sellers own coach homes, verandas or estates, with different fees, golf status and flood margins. Our guide to selling a Treviso Bay home covers the whole community, where the twelve-month median across 82 closings was $570,000, and the Treviso Bay home valuation page values every neighborhood inside the gate. Trevi’s four-story, no-golf condominium sits at the entry end of that spectrum.
Many Trevi sellers are also buyers, moving to a Veranda or coach home inside Treviso Bay, to a golf Terrace on Giaveno, or out of Naples altogether. McGreevy and Comisar represent both sides of that move with one calendar, so the sale funds the purchase and the two closings do not collide in season.
We sequence the two contracts so the Trevi estoppels and closing land before the purchase closing, or we write the purchase contingent on the sale where the market allows. Marc runs the buy side; Jesse runs the sale. Read how we represent buyers in Southwest Florida.
Some Trevi owners move to Casoria for a coach home with an attached garage, or to Avellino for a Veranda with a detached garage. Transfers between entities you own may be exempt from the Master capital contribution, but a new purchase is not. Our Treviso Bay buyer guide covers the purchase side of the community in full.
These are the questions Trevi owners ask before they list, answered from the four recorded declarations, the 2021 Master Declaration, Florida’s condominium statutes, Collier County’s files and the Southwest Florida MLS, each with its window and source. For a number specific to your unit, call Jesse McGreevy direct at (239) 898-6072.
Start with a written valuation from your plan’s recent sales, request the condominium document package and the reserve study from your manager, order both estoppels early, and list with a team that answers the golf, fee, flood and milestone questions in the listing itself. Call Jesse McGreevy at (239) 898-6072.

The last twelve months of Trevi sales ran from $372,500 to $530,000, median $407,500 and $322 per county square foot. Your plan, floor, view and condition place you in that range; a free Trevi at Treviso Bay home valuation gives you the number.
Two hundred forty, in eight four-story buildings of 30 units each at 9554 to 9596 Trevi Court, recorded as four condominiums of 60 units: Terrace VII, VIII, IX and X at Treviso Bay.
Sixteen closed on the Southwest Florida MLS in the twelve months to September 23, 2026, the most of any Treviso Bay neighborhood, out of 82 Treviso Bay closings in the same window.
The median was 46 days on market over the last twelve months, but five of the 16 went under contract within a week and five took more than 100 days. The 2026 year-to-date median was 89 days.
Balanced: seven listings and one pending against 16 sales a year is about five months of supply, and the median sale closed at 96.5 percent of list. A prepared unit priced to its plan sells; one priced to the 2022 peak waits.
Because Giaveno units carry golf by recorded supplement and Trevi units do not, under Section 10.1 of the Trevi declarations. The county values the difference at $80,000 on its 2026 preliminary roll, and an appraiser will expect Trevi-only comparables.
No. The Treviso Bay median over the same twelve months was $570,000 across 82 closings, driven by coach homes, verandas and estates. Use Trevi sales, and within Trevi the same plan and a similar floor.
Yes. The county adds $5,000 of value per floor, and among qualified resales since January 2022 fourth-floor units sold at about 4.4 percent more per square foot than first-floor units. View and condition can outweigh either.
Usually. The 1,408 square foot corner plan, positions 1 and 8 on floors one to three, had a five-year median of $533,000 across 14 sales, against $481,500 for the 1,232 plan. A built-out third bedroom or den prices in its own band.
Because models see three plan sizes, a county roll $5,000 apart per floor, Lennar square footage on some listings and Giaveno golf sales in the same development. None of them sees your finish, your equipment age or your view.
Fall. Of 88 Trevi closings in five years, 35 closed in March, April or May, which means contracts signed in winter and early spring. A listing live by November meets that buyer pool while it is in Naples.
No. None of the four Trevi declarations contains a sale approval or a right of first refusal. The Master Association does require the buyer’s $50 resale application about 30 days before closing.
Two: the condominium estoppel from your Terrace association under Section 718.116(8), and the Master Association estoppel ordered through the Treviso Bay administrative office.
$299 at the standard 10-business-day turnaround or $418 for 3 business days, plus $179 if the account is past due, per the Master Association’s Realtor Information page.
The buyer, by custom and under the Master Association’s fee sheet. Some transfers, such as to a spouse or an entity you wholly own, are exempt from it; a sale to a new buyer is not. The contract controls.
A grant fee under Section 9.13 of the 2021 Master Declaration, charged at every transfer of title, for resource management of Rookery Bay reserve lands. No transfer is exempt from it, and the buyer customarily pays it.
The negotiated commission, documentary stamp tax at $0.70 per $100, two estoppel fees, a municipal lien search, and prorated taxes and assessments. At the $407,500 twelve-month median the deed stamps are $2,852.50.
By Collier County custom the buyer usually chooses the closing agent and pays the owner’s title policy, the reverse of the Lee County custom. No statute fixes it; the contract controls.
Yes. Commission is not set by law. Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS, and buyers sign written agreements with their own agents.
Section 720.401 does not apply to associations regulated under Chapter 718, and your unit is in a Chapter 718 condominium; the condominium package under Section 718.503 is the core duty. The Master Association is a Chapter 720 association, so confirm the full set with your closing agent or attorney.
Under Section 718.503: the declaration, articles, bylaws and rules, the annual financial statement and budget, the most recent structural integrity reserve study or a statement that none is complete, the frequently asked questions sheet and the governance form.
Within the statutory review period after signing and receiving the required documents, now seven days excluding Saturdays, Sundays and legal holidays. Deliver the package at signing so the clock starts at once.
No Trevi building has one yet. Collier County lists all eight as not due, with first inspections due December 31, 2041 to 2044. Give buyers the county record and the due year instead.
What the association’s records show, in writing. Terrace VIII, IX and X appear on the state’s public reserve-study lists; Terrace VII appears on neither, so a Terrace VII seller should get the association’s answer before listing.
Yes. All eight buildings are in FEMA Zone AE with an 8-foot base flood elevation on the map effective February 8, 2024, and the elevation certificates put the first floors at 8.04 to 8.19 feet.
It shapes the insurance quote more than the price. Trevi first floors sit above today’s base flood elevation on every certificate, while the Giaveno buildings sit below it; buyers who see the certificate early price the policy with confidence.
No public record shows storm damage specific to Trevi Court. Collier County’s permit files from 2020 to August 2026 show no post-storm roof, structural or flood repair on any Trevi building after Ian, Idalia, Helene or Milton.
Yes, if it materially affects value and is not readily observable. Under Johnson v. Davis a Florida seller must disclose known facts of that kind, and a prior leak from above or below is the most common one in a condominium.
Signs are regulated by the Master Declaration and the Master Rules, and condominium boards can be stricter. Nothing should go in a Trevi window or on the common elements without checking the current rule with the manager; we handle that for our listings.
Yes. The lease binds the buyer, showings run on the tenant’s schedule, and with four leases allowed in any 12 months and 30 days between lease starts, a unit booked for the winter is best priced and marketed with the lease terms disclosed on day one.
Run both numbers. A Trevi unit may be leased for at least 30 days, up to four times in any 12 months, and tenants pay a Master transfer of $400 to $850 to use the amenities. Against a fee stack of about $15,000 a year before tax and insurance, many owners find a sale more attractive.
Yes. Furniture is personal property and can convey by a separate bill of sale or inside the contract. Many Trevi buyers are seasonal or investors who value a turnkey unit; list what conveys so the lender and appraiser treat it correctly.
No. The buyer registers pets with the Master Association and follows your association’s cap: two cats or dogs in Terrace VII and VIII, three in Terrace IX and X with no more than two dogs.
If either is near the end of its life, a buyer’s inspector will flag it. Collier County’s permit files show many Trevi units replacing both since 2022, and the declaration makes both the owner’s responsibility.
For a Trevi unit, it helps: the air handler, condenser, water heater, appliances and any shutters are the owner’s under the declaration, and a buyer’s inspector will price every one of them.
Possibly. The median total 2026 preliminary tax across all 240 Trevi units is $3,460.10, and a buyer’s bill resets with the purchase price and the buyer’s own exemptions. Only 47 of the 240 units are homesteaded.
Yes. Agent-to-agent marketing and our buyer database before the MLS suit an estate or a private sale. The trade is exposure, and we tell you which way it lands for your unit.
Possibly. Florida has no state personal income tax, so the exposure is federal, and a qualifying primary residence exclusion can shelter part of the gain. A second home or rental does not qualify. Talk to your CPA before you sign.
The Foreign Investment in Real Property Tax Act generally requires the buyer to withhold part of the price when the seller is a foreign person, with reduced rates and exemptions in defined cases. Twelve Trevi owners mail tax bills to Ontario. Engage a CPA early.
Inherited property generally takes a basis adjusted to fair market value at the date of death, so a documented date-of-death valuation matters. Title may need probate unless the unit was held in a trust or with survivorship, and the buyer still files the Master resale application.
