Bridgewater is a 47-unit, mid-rise waterfront condominium on Bonita Beach Road in Bonita Beach, Florida. It stands on the south side of the road at the north shore of Little Hickory Bay, in unincorporated Collier County with a Bonita Springs 34134 address, near the Little Hickory Shores neighborhood and next to Hickory Bay West, and it has its own association and recorded declaration. The county roll dates the building to 1997.
This is our guide to Bridgewater for sellers first and buyers second. McGreevy and Comisar list and sell homes across Bonita Springs and Bonita Beach from our office at 24031 S Tamiami Trl #101, and we wrote this page the way we brief a client before a listing appointment or an offer: every figure carries its source and its date, every gap in the public record is named, and nothing is estimated. Our Bonita Beach guide covers the whole beach market around the building.
The county parcel map draws one shared footprint for every Bridgewater unit at the west end of the three condominiums on this stretch of Bonita Beach Road, with Hickory Bay West immediately east and the Little Hickory Bay condominium beyond it. Collier County, not a city, governs the property, and the county's own GIS layers place it in hurricane evacuation Zone A and west of the Coastal High Hazard Area line that begins at West Avenue, which puts it inside the Coastal High Hazard Area.

A condominium changes almost everything a buyer signs compared with a house next door: the legal regime is Florida's condominium act, Chapter 718, a board approves sales and leases under the declaration, a budget and reserves set a monthly cost, and a seller owes the buyer a statutory document package. Bridgewater has its own association, its own sales record and its own structural-safety file, so it has its own page.

Living in Bridgewater as a homebuyer means owning one of 47 condominium units at 4975 Bonita Beach Road, sharing one mid-rise building and its costs with the other owners through Bridgewater at Bonita Beach Condominium Association, Inc., and living on Little Hickory Bay about 1.3 mi by road from Bonita Beach Park.
Data updated: October 2026
Bridgewater suits a buyer who wants bay views from a mid-rise building a short drive from the Gulf beaches, accepts Zone AE flood exposure and structural-reserve funding as the price of the water, and wants a small set of floor plans with readable comparables. 14 of the 47 units (30 percent) carry a homestead exemption on the 2026 preliminary roll, so most owners are seasonal residents or investors, and 21 of the 47 owners have a Florida mailing address.
A buyer who needs a particular pet allowance or rental schedule must read the declaration and rules before writing an offer, because no public record we could read states them. A buyer who cannot carry a special assessment should read the reserve schedule, the structural integrity reserve study and every assessment notice first. A buyer who expects an amenity package like a master-planned community's should know that no public document lists one here.
Florida gives condominium buyers a statutory right to the association's documents at the seller's expense under section 718.503. For Bridgewater, ask first for these four:

Bridgewater units sold in the county record and the Southwest Florida MLS at prices that reflect floor, plan and the building's finances. The county recorded two qualified Bridgewater sales in the 12 months to August 17, 2026, at $875,000 and $765,000, and eight in the 60 months, from $765,000 to $2,250,000; the median of these eight sales is $1,162,500. The MLS adds list prices, days on market and the current listings.
Data updated: October 2026 (Collier County roll and sales to August 17, 2026; Southwest Florida MLS pulled October 27, 2026)
The Collier County Property Appraiser counts a sale when the deed is a qualified arm's-length transfer of an improved unit. We tracked every qualified Bridgewater sale on the roll exported August 29, 2026:

|---|---|---|---|
| February 28, 2022 | $1,999,000 | 2,232 | penthouse |
| April 21, 2022 | $1,025,000 | 1,555 | 6 |

| 60 months | 8 | $1,162,500 median of the eight, listed |
The county file holds 123 qualified Bridgewater sales since August 1997. It also holds priced deeds the Property Appraiser did not qualify as arm's-length sales, including $700,000 (March 2022), $1,100,000 (May 2023) and $1,300,000 (January 2024); they are left out of every county figure above.
The Southwest Florida MLS shows 8 Bridgewater closings in the 60 months to October 27, 2026, at a $1,145,000 median, from $765,000 to $2,250,000, with $9,755,000 in total volume, a $691 median price per square foot of MLS living area, a 94.5 percent median sold-to-list ratio and 63 median days on market. Two active listings on October 27, 2026: $824,900 (two bedrooms, 1,555 sq ft of MLS living area, 3 days on market) and $1,249,000 (three bedrooms, 1,964 sq ft, 349 days), plus one pending sale at $825,000 (two bedrooms, 1,555 sq ft, 171 days, pending with contingencies). One of the eight sales, the July 2023 penthouse sale, was entered after closing and was not marketed through the MLS, and the October 2025 sale is recorded at zero days on market; the sold-to-list ratio and days on market use the other six.
| Closed | Floor | MLS living area (sq ft) | Final list price | Sold price | Days on market |
|---|---|---|---|---|---|
| April 2022 | 6 | 1,555 | $1,025,000 | $1,025,000 | 1 |
| May 2022 | 4 | 1,657 | $1,400,000 | $1,350,000 | 6 |
| July 2022 | 3 | 1,555 | $1,225,000 | $1,125,000 | 55 |
| July 2023 | penthouse | 2,807 | $2,250,000 | $2,250,000 | entered after closing |
| August 2024 | 6 | 1,555 | $1,388,000 | $1,200,000 | 71 |
| October 2025 | 5 | 1,657 | $899,000 | $875,000 | 0 |
| February 2026 | 2 | 1,555 | $799,000 | $765,000 | 94 |
| September 2026 | 1 | 2,138 | $1,250,000 | $1,165,000 | 170 |
The February 2022 penthouse sale at $1,999,000 is in the county record but not in the MLS, and the September 2026 MLS closing at $1,165,000 is newer than the county extract; where the two records disagree on a sale, the county records the deed consideration and the MLS records the reported closing price.
| Year | Qualified county sales | Median |
|---|---|---|
| 2019 | 3 | $595,000 |
| 2020 | 1 | $555,000 |
| 2021 | 5 | $900,000 |
| 2022 | 4 | $1,237,500 |
| 2023 | 1 | $2,250,000 |
| 2024 | 1 | $1,200,000 |
| 2025 | 1 | $875,000 |
| 2026 to August 17 | 1 | $765,000 |
Floor and view come first in a mid-rise bay building: a high floor facing the bay sells above a low floor facing the road, and the plan size is the next adjustment (1,555, 1,657 and 1,964 square feet on the numbered floors and 2,017 to 2,807 square feet in the five penthouses). A unit's price also carries the building's finances: a special assessment, an underfunded reserve or a pending repair moves every unit's value at once. MLS bedroom counts: three two-bedroom, three three-bedroom and two three-bedroom-plus-den closings.
Bridgewater came from a recorded condominium declaration on Bonita Beach Road: the state's condominium division lists the project as PR1S023771, recorded August 20, 1997, and the association was incorporated on October 17, 1995. This page did not read the declaration itself; the recorded document and its amendments govern.
The county file shows the first Bridgewater sales in August 1997, which dates the developer sell-out to the building's first season. The county zoning layer carries the note 12-12-95, R-95-8 and 95-75 on the RMF-16 district at the site, a December 1995 rezoning that predates the 1997 building.
The Department of Business and Professional Regulation lists Bridgewater as condominium project PR1S023771, file 64709, Collier County, 47 units, status Approved and Recorded. The state record and the county roll agree on 47 units. The state's payment extract shows the annual condominium fee paid in each year from 2022 to 2026.
The recording date sets which version of Florida's condominium act and building code applied when the building was approved, and the declaration's amendments since then set the rules a buyer lives under today. Ask for the declaration with every recorded amendment, not a summary.
Bridgewater is run by Bridgewater at Bonita Beach Condominium Association, Inc., a Florida not-for-profit corporation, document N95000004954, filed October 17, 1995 and active on the state's corporate register on October 17, 2026, with its amended and restated articles filed April 24, 2002. The association is professionally managed through NextGen Community Management in Estero.
Data updated: October 2026
The record shows annual reports filed in 2024 (April 18), 2025 (March 1) and 2026 (January 23), and lists President, Vice President, Treasurer and Secretary seats; the officers change with each annual report and the record is public at the Florida Division of Corporations. Management and agent: NextGen Community Management, 9410 Corkscrew Palms Circle, Suite 201, Estero (mailing address and registered agent since March 1, 2025); principal address the property, 4975 Bonita Beach Road (since April 21, 2022).
Under section 718.112 the board adopts the annual budget, funds reserves and calls owner votes, and under section 718.111 it keeps the official records and insures the condominium property. Sales and leases need the approval the declaration describes, and a screening or transfer fee may not exceed $150 per applicant under section 718.112(2)(k), according to the state's fee notice.
Start with the management company named on the Sunbiz record and ask for the estoppel certificate, the budget and the application package. A buyer's or seller's agent normally makes the request; the cost and timing of the estoppel certificate are set by section 718.116.
The association filed amended and restated articles with the state (amended and restated articles filed April 24, 2002). Articles of incorporation and the recorded declaration are different documents: changes to the declaration are recorded in the Collier County official records under section 718.110, so a buyer asks for both.
The Bridgewater building is one mid-rise condominium built in 1997 according to the Collier County roll, with 1,555, 1,657 and 1,964 square feet on the numbered floors and 2,017 to 2,807 square feet in the five penthouses of county base area. The roll's 2026 preliminary just value per unit has a median of $750,510, from $648,650 to $1,492,869, and the units together carry $38,299,585.
Data updated: October 2026 (Collier County 2026 preliminary roll, exported August 29, 2026)
| County base area | Units | Where in the building |
|---|---|---|
| 1,964 sq ft | 12 | positions 01 and 07 on each numbered floor |
| 1,657 sq ft | 18 | positions 02, 05 and 06 |
| 1,555 sq ft | 12 | positions 03 and 04 |
| 2,807 sq ft | 2 | penthouses PH 1 and PH 5 |
| 2,232 sq ft | 2 | penthouses PH 2 and PH 3 |
| 2,017 sq ft | 1 | penthouse PH 4 |
Bedroom and bath counts are not carried on the county's condominium unit records; in the MLS, three two-bedroom, three three-bedroom and two three-bedroom-plus-den closings.
The roll's unit numbering shows six numbered floors plus a penthouse level: units 101 to 607, seven on each numbered floor, plus penthouses PH 1 to PH 5.
A 1997 building has roofs, windows, elevators, plumbing and electrical systems on or past at least one replacement cycle; the permit history on the county CityView portal and the reserve schedule show what has been done.
The just value is the Property Appraiser's mass appraisal for tax purposes, set as of January 1 and reduced for costs of sale. It is useful for comparing units in the building, not for pricing one; recorded sales do that.
Bridgewater's shared amenities are not listed in any primary or public association document we could read on the publication date, so this page names none. The declaration and the association's rules define the common elements, and a buyer receives them in the section 718.503 package before closing.
We do not list amenities from portal listings or brokerage summaries; a shared amenity is named on this page only when a recorded document, the association's own public document or dated MLS listing remarks record it. Pools, docks and parking assignments are questions for the declaration and rules.
The building sits on the north shore of Little Hickory Bay. The county parcel layer also draws a separate 1.03-acre parcel, recorded at the 4975 Bonita Beach Road address, along the east and bay sides of the Bridgewater parcel and into the bay; on the 2026 preliminary roll it is not a condominium parcel and the Bridgewater association does not own it. What that parcel holds and whether any unit carries a dock or slip right were not read for this page.
The Hickory Bay Boat House, the boat condominium at 4751 Bonita Beach Road, says on its association website that it was built in 2006 and has 106 slips; its slips are separate property bought and governed through that association, not part of Bridgewater.
Bridgewater condo fees are set by the association's annual budget, and no public record we could read states the current amount: there is no association website, the Sunbiz and state records do not carry budgets, and member-only records are not ours to summarize. The budget and the estoppel certificate state the fee.
Data updated: October 2026
Under section 718.112 the budget covers the association's operating expenses, insurance on the condominium property and reserves, including structural integrity reserves for a building of three or more stories. Which utilities, cable or internet the fee includes is a line in the budget, and we do not assert it without the document.
Ask for the current adopted budget and an estoppel certificate under section 718.116, which states the regular assessment, any special assessment and whether the account is current.
The monthly or quarterly Bridgewater assessment is not published in any record we could read on the publication date; it is in the budget and the estoppel certificate.
Owning at Bridgewater layers four costs on the purchase price: the association assessment, property taxes at 9.5058 mills for 2025 and 9.4020 mills on the 2026 preliminary roll in Collier millage area 3, an HO-6 unit-owner insurance policy, and any special assessment the board adopts. The median 2026 preliminary tax bill per unit on the county export is $6,774.24.
Data updated: October 2026
The 2026 preliminary rates for millage area 3 sum to 9.4020 mills, about $940.20 a year for each $100,000 of taxable value, across the county general fund, the school board, the water management district and Big Cypress Basin, mosquito control, North Collier Fire, the unincorporated area district, water pollution control and Conservation Collier. At $1,162,500 of taxable value that is about $10,929.83 a year before exemptions. A buyer's taxable value resets toward the purchase price at the next January 1 under section 193.155 (homestead) or section 193.1554 (non-homestead), so the seller's bill is not the buyer's.
The association insures the building; the owner insures the interior and contents with an HO-6 policy under section 718.111. In Zone AE the master flood policy matters to every lender. Citizens does not require flood coverage on a condominium unit-owner policy, per its flood requirements page.
| Item | Who customarily pays in Collier County | On $1,162,500 (the median of the eight qualified county sales in 60 months) |
|---|---|---|
| Deed documentary stamps, 70 cents per $100 (section 201.02) | Seller | $8,137.50 |
| Owner's title policy, promulgated rate (Rule 69O-186.003) | Buyer, by Collier custom | $5,481.25 |
| Mortgage documentary stamps, 35 cents per $100 on a $930,000 loan (section 201.08) | Buyer | $3,255 |
| Intangible tax, 2 mills on the loan (section 199.133) | Buyer | $1,860 |
| Screening or transfer fee (section 718.112(2)(k)) | By the declaration and contract | Up to $150 per applicant |
| Estoppel certificate (section 718.116) | By contract | Capped by statute |
The contract controls who pays what.
A special assessment must state its purpose in the written notice. Ask for every special assessment notice since Hurricane Ian in September 2022, for any loan the association has taken, and for the structural integrity reserve funding plan.
Bridgewater is governed by its recorded declaration of condominium, its articles and bylaws, and its rules, all of which bind owners and tenants under section 718.303. The state records the condominium as recorded on August 20, 1997; this page did not read the declaration itself, and a buyer receives current copies in the section 718.503 package.
Whether Bridgewater approves sales as well as leases is set by its declaration, which this page did not read. Approvals are subject to federal and Florida fair-housing law, including the Fair Housing Act and section 760.23.
Section 718.303 lets an association fine up to $100 per violation or $1,000 in the aggregate after notice and a hearing, and a fine may not become a lien on the unit. The association may enforce the declaration directly against a tenant.
Read every recorded amendment, not only the original declaration. Under section 718.110(13), an amendment that limits rentals binds only owners who consented and owners who took title after it took effect.
You can rent out a Bridgewater condo only within the declaration's leasing rules and Collier County's registration rules. This page did not read the Bridgewater declaration, so it does not state the minimum lease, lease frequency or approval rules; they are in the declaration and rules that section 718.503 entitles a buyer to receive.
Data updated: October 2026
| Rule | What the record says |
|---|---|
| Minimum lease term | In the declaration; not read for this page |
| Leases per year | In the declaration; not read for this page |
| Approval | In the declaration; ask the manager |
| County registration | Rentals of six months or less register with Collier County |
| State law | Section 509.032(7) leaves condominium declarations in force |
Ask for the declaration, the rules and any leasing application before you write an offer that depends on rental income.
Unincorporated Collier County requires registration of vacation rentals of six months or less (registration page), and section 509.032 leaves condominium declarations in force even where local bans are preempted.
Until the Bridgewater declaration is read, treat any rental plan as unproven. Price a rental plan from the declaration and a real lease history, not from a portal's rent estimate.
Pets at Bridgewater are governed by the declaration and the association's rules, and this page did not read the Bridgewater declaration or rules, so it does not state a pet rule. A buyer with a pet should ask for the rules and the application before writing an offer.
Federal and Florida fair-housing law require an association to make reasonable accommodations for assistance animals regardless of a pet rule.
Ask whether pets are allowed, how many, any size or weight limit, whether tenants may keep pets, and whether a pet registration or fee applies.
Bridgewater is in Zone AE, coastal floodplain, with a base flood elevation of 10 feet at the building on FEMA's own National Flood Hazard Layer, read October 17, 2026, and it is in hurricane evacuation Zone A. The building lies west of the county's Coastal High Hazard Area line, which places it inside the Coastal High Hazard Area.
Data updated: October 2026 (FEMA National Flood Hazard Layer queried October 17, 2026; Collier County evacuation zone and Coastal High Hazard Area layers queried the same day)
The FEMA flood layer query at the building returns Zone AE with a 10-foot base flood elevation. FEMA also maps a Zone VE polygon, its coastal high-hazard zone, with a 12-foot base flood elevation over the bay and AE 11 polygons nearby, so the zone changes within a short distance of the shoreline; laid over the county's 2025 building footprint, the VE 12 polygon does not touch the building, and the whole footprint is AE 10. The effective FIRM panel is 12021C0179J, effective February 8, 2024; FEMA's letter of map revision layer shows no revision over the site, and preliminary panels issued March 20, 2025 can change the zone when they take effect. A federally backed mortgage requires flood coverage on the building, normally through the association's master flood policy, and the building's elevation certificate is the key document for both the master premium and the unit owner's policy.
Zone A is the first zone ordered out in a storm surge evacuation; sign up for AlertCollier. The Coastal High Hazard Area is the county's planning line for the most surge-exposed land; the county line begins at West Avenue and runs south, and Bridgewater sits west of it.
A federally backed mortgage on a unit in Zone AE requires flood coverage on the building, normally the master flood policy. Citizens does not require flood insurance on a condominium unit-owner policy. Wind coverage and the building's wind-mitigation features drive the master premium; the Office of Insurance Regulation explains wind mitigation.
Hurricane Ian made landfall on September 28, 2022 and Hurricane Irma on September 10, 2017, according to the National Hurricane Center. We did not find a public record of Bridgewater-specific damage; the association's insurance claims, repair permits and any assessment notices since 2022 are the documents to read, and a seller owes the buyer the flood disclosure in section 689.302.
Milestone inspections and structural integrity reserve studies at Bridgewater follow from its height: Florida's milestone law in section 553.899 and the reserve study rule in section 718.112(2)(g) both apply to condominium buildings of three or more stories, and Bridgewater has six numbered floors plus a penthouse level.
Data updated: October 2026 (Collier County milestone register queried October 17, 2026; DBPR SIRS page read October 17, 2026)
Bridgewater is on the Collier County milestone inspection register as application PL20230004007, with a status of Milestone Completed, Cycle Completed, and a next milestone inspection year of 2033, according to the county's milestone layer queried October 17, 2026. Collier County's Milestone Inspections page and its status dashboard are the public record.
As a condominium building of three or more stories, Bridgewater is inside the structural integrity reserve study requirement of section 718.112(2)(g): the association had to complete its study by December 31, 2025 under the 2025 law and report it to the Department of Business and Professional Regulation. We could not query the state's SIRS database on the publication date, so this page does not state whether a study has been filed; ask for the study or the association's statement, which section 718.503 entitles a buyer to receive. The DBPR SIRS page links the public database.
We never describe the contents of an association's member-only records, such as a reserve study, an inspection report or board minutes. The statute gives a buyer the right to them, and that is the route.
Schools serving Bridgewater are assigned by Collier County Public Schools by address: the district's own address lookup for the 2026-27 school year returns Naples Park Elementary School, North Naples Middle School and Aubrey Rogers High School for every unit address at 4975 Bonita Beach Road.
| Level | School | Address | Drive from the building |
|---|---|---|---|
| Elementary | Naples Park Elementary School | 685 111th Ave N, Naples | 12 min / 6.6 mi |
| Middle | North Naples Middle School | 16165 Learning Ln, Naples | 15 min / 7.8 mi |
| High | Aubrey Rogers High School | 15100 Patriot Pl, Naples | 16 min / 8.0 mi |
Drive times are free-flow estimates from the OSRM public router on the OpenStreetMap road network.
Confirm the assignment for the unit's exact address in the district's zone locator or its address lookup before you rely on it; boundaries change. Aubrey Rogers High School has its own attendance boundary, which the Collier County School Board created in January 2023 in part to ease capacity at Gulf Coast and Palmetto Ridge high schools, according to the board's attendance boundary item.
The building has a Bonita Springs mailing address but sits in Collier County, so Lee County school assignments do not apply here.
Bridgewater sits in Collier County's RMF-16 district, residential multi-family at up to 16 units per acre, on the county zoning layer, with the rezoning note 12-12-95, R-95-8 and 95-75, while Hickory Bay West and the Little Hickory Bay condominium to the east sit in a planned unit development. Renovations inside a unit need association approval under the declaration and, for most work, a county permit.
Land Development Code section 2.03.02 lists multi-family dwellings as a permitted use in the RMF districts; hotels and motels belong in the RT district, which is one reason nightly rentals do not fit a residential condominium here.
Collier County issues building permits through its CityView portal, searchable by address. A seller should know the unit's open and closed permits before listing; a buyer's inspector should check them.
Flooring, windows, hurricane shutters and plumbing changes usually need the board's written approval before the permit. The declaration and rules set the standard.
Daily life at Bridgewater runs on Collier County services with a Bonita Springs address: county water and wastewater service, North Collier Fire Control and Rescue District, county solid-waste collection under the association's arrangements, and Bonita Beach Road as the way to the Gulf beaches, US 41 and I-75.

Bonita Beach Park at 27954 Hickory Blvd is the nearest Gulf beach, 3 min / 1.3 mi; Lee County closed its parking lot and amenities from September 8, 2026 for Hurricane Ian construction, with pedestrian access through Bonita Beach Access 1. Barefoot Beach Preserve in Collier County is about 3.4 mi away.
The property falls inside the Collier County water and wastewater service area maps; fire and rescue are North Collier Fire.
Mail goes to a Bonita Springs 34134 address even though the property is in unincorporated Collier County, which is why county services and Collier County taxes apply.
Bridgewater and Hickory Bay West are neighboring mid-rise condominiums on the same stretch of Bonita Beach Road, both on Little Hickory Bay in Collier County, and they differ on the points a buyer feels: age, plan size, price and the depth of the sales record. The table puts the public records side by side.

Choose The Bridgewater for the largest plans on this stretch, 1,555 to 2,807 square feet, the newest building, from 1997, and five penthouses; choose Hickory Bay West for a lower entry price with 1,067 to 1,288 square foot plans and a deeper 60-month sales record.
A buyer who wants 1,500 square feet or more, a three-bedroom plan or a penthouse should start at The Bridgewater; a buyer who wants a bay view at a lower price should start at Hickory Bay West. Both carry the same flood zone, evacuation zone, schools and tax rate.
Buyers who want a single-family house on the water rather than a condominium can look at Little Hickory Shores across the bay; for condominiums on the Gulf side of the island see our Bonita Beach guide, including buildings such as Bonita Beach Club, Bay Harbor Club and Hickory Shores.
The pros and cons of owning at Bridgewater come straight from the records on this page: what the county, the state, FEMA and the MLS show about the building, its sales and its exposure, set side by side so a buyer can weigh them before an offer.
If you're searching for a Bridgewater listing agent, or thinking, 'I need someone to sell my Bridgewater home...', McGreevy and Comisar bring the building's full record to your listing: the county sales, the MLS history, the association's filings and the flood and structural documents your buyer will ask for.
Listing-agent credentials:
In the 60 months to October 27, 2026 we tracked every Bridgewater sale in the county and MLS records: 8 MLS closings at a $1,145,000 median and $9,755,000 in volume, a 94.5 percent median sold-to-list ratio and 63 median days on market. The county recorded two qualified Bridgewater sales in the 12 months to August 17, 2026, at $875,000 and $765,000, and eight in the 60 months, from $765,000 to $2,250,000; the median of these eight sales is $1,162,500.
Bridgewater buyers compare a wide range of plans, ask why a 1,555 square foot unit sold at $765,000 in February 2026 after $1,025,000 to $1,200,000 in 2022 to 2024, and ask about the structural integrity reserve study and the master flood policy. We price your unit against the same plan and floor and bring the milestone and association records to the first showing. A condominium sale also needs the estoppel certificate and the association's approval timeline in the contract, and in Collier County the buyer customarily pays the owner's title policy.

In Collier County the buyer customarily pays the owner's title policy; the contract controls.

His initial marketing and listing presentation was impressive and he delivered on everything that he promised us. He sold our house in record time, even in a tough market with lots of short sales and foreclosures in the area. We would absolutely highly recommend Marc and will certainly be repeat customers!!" County base areas: 1,555, 1,657 and 1,964 square feet on the numbered floors and 2,017 to 2,807 square feet in the five penthouses. MLS living areas on listings differ from the county figures.
Six numbered floors plus a penthouse level, by the county roll's unit numbering (units 101 to 607, seven on each numbered floor, plus penthouses PH 1 to PH 5).
In the 12 months to October 27, 2026 the MLS shows 2 closings, $765,000 and $1,165,000; over 60 months, 8 closings at a $1,145,000 median.
On October 27, 2026 the MLS showed two active listings: $824,900 (two bedrooms, 1,555 sq ft of MLS living area, 3 days on market) and $1,249,000 (three bedrooms, 1,964 sq ft, 349 days), plus one pending sale at $825,000 (two bedrooms, 1,555 sq ft, 171 days, pending with contingencies).
No public record we could read states the current assessment; the adopted budget and the estoppel certificate state it.
No public record we could read states one; the estoppel certificate and the association's assessment notices answer it for a given unit.
The association's Sunbiz record lists NextGen Community Management, 9410 Corkscrew Palms Circle, Estero, as its mailing address and registered agent.
Only within the declaration's leasing rules, which this page did not read, and Collier County's registration rules for rentals of six months or less.
The declaration decides; section 509.032 leaves condominium declarations in force, and Collier County requires registration of rentals of six months or less.
The declaration and rules decide, and this page did not read them; assistance animals are a fair-housing accommodation regardless of a pet rule.
Whether the association approves sales is set by the declaration; any screening fee is capped at $150 per applicant under section 718.112(2)(k).
Zone AE with a base flood elevation of 10 feet at the building, on FEMA's National Flood Hazard Layer read October 17, 2026; panel 12021C0179J, effective February 8, 2024.
Yes, Collier County hurricane evacuation Zone A, the first zone ordered out in a storm surge evacuation.
A federally backed mortgage needs flood coverage on the building, normally the association's master policy; Citizens does not require flood coverage on a unit-owner policy.
The Collier County register shows application PL20230004007 as Milestone Completed, with the next inspection year 2033.
Yes. A condominium building of three or more stories is inside section 718.112(2)(g), and the deadline was December 31, 2025; ask for the study or the association's statement.

Bonita Beach Park is 3 min / 1.3 mi by road; Barefoot Beach Preserve is 14 min / 3.4 mi.
Millage area 3 is 9.5058 mills for 2025 and 9.4020 on the 2026 preliminary roll; the median 2026 preliminary bill per unit is $6,774.24, and a buyer's bill resets at the next January 1.
Lenders review the project, its budget, reserves, insurance and any litigation under agency rules such as the Fannie Mae project standards; ask your lender early.
Yes. The building sits on the north shore of Little Hickory Bay; whether a unit carries a dock or slip right is a question for the declaration.
No public record we could read assigns slips to units; the neighboring Hickory Bay Boat House sells slips as separate property.
No primary or public association document we could read lists shared amenities, so this page does not state one; the declaration and rules define the common elements.
The seller delivers them under section 718.503: declaration, articles, bylaws, rules, the latest annual financial statement and the governance form.
Section 718.503 gives a resale buyer three days, excluding weekends and legal holidays, after receiving the documents.
No public record we could read shows a housing-for-older-persons designation; the declaration would state one.
In Collier County the buyer customarily pays the owner's title policy and chooses the closing agent; the contract controls.
RMF-16, Collier County residential multi-family zoning, with the note 12-12-95 R-95-8 95-75 on the county zoning layer.
Bridgewater has 1,555, 1,657 and 1,964 square feet on the numbered floors and 2,017 to 2,807 square feet in the five penthouses; Hickory Bay West has 1,288, 1,112 and 1,067 square feet for 45 of the 47 parcels, plus one 580 square foot unit (106) and one combined 2,224 square foot unit (305/306). Over 60 months the MLS medians are $1,145,000 and $700,000.
No. The Bridgewater is one 47-unit building at 4975 Bonita Beach Road in Bonita Springs; Bridgewater Bay is a separate Naples community with its own condominiums, such as Coconut Bay and Mango Bay, on different county records.
These are the questions Bridgewater sellers ask us. For your own sale, call Jesse direct at (239) 898-6072.
Start with the recorded sales for your plan and floor: The county recorded two qualified Bridgewater sales in the 12 months to August 17, 2026, at $875,000 and $765,000, and eight in the 60 months, from $765,000 to $2,250,000; the median of these eight sales is $1,162,500. Request a free valuation at mcgreevyandcomisar.com/home-valuation.
The MLS median was 63 days on market across the 8 closings of the 60 months to October 27, 2026, using the six sales with days on market recorded; season and price set the pace.
The 60-month median sold-to-list ratio in the MLS was 94.5 percent.
In the 12 months to October 27, 2026 the MLS shows 2 closings, and the county recorded 2 qualified sales in the 12 months to August 17, 2026.
The highest qualified county sale in 60 months was $2,250,000 on July 11, 2023.
In Collier County the buyer customarily pays the owner's title policy; the contract controls.
Deed documentary stamps of 70 cents per $100 under section 201.02, the commission and closing fees set by contract, any estoppel charge the contract assigns, and prorated taxes and assessments.
The section 718.503 package: declaration, articles, bylaws, rules, the most recent annual financial statement and the governance form, plus the flood disclosure under section 689.302.
Yes. The association issues it under section 718.116, stating assessments, special assessments and whether the account is current; the statute caps the fee.
If the declaration requires approval, yes; build the approval timeline into the contract. Any screening fee is capped at $150 per applicant under section 718.112(2)(k).
Against the recorded sales for the same plan and floor band, adjusted for view, condition and the building's finances; a portal estimate does not see the assessment file.
The plans run from 1,555 to 2,807 square feet; in the county record 1,555 square foot units sold from $765,000 to $1,200,000 and a 2,807 square foot penthouse at $2,250,000, so plan size and floor both move price.
Fix what an inspector will flag and what the association requires; a full renovation rarely returns its cost on a resale unit, and any work needs board approval and permits first.
It changes the math, not the sale: disclose it, decide in the contract who pays the remaining installments, and price with it in view.
The exemption ends with the sale; you can carry your Save Our Homes benefit to a new Florida homestead through portability by filing form DR-501T.
Often. The buyer's assessed value resets toward the purchase price at the next January 1 under sections 193.155 and 193.1554, so do not quote your bill as theirs.
Section 689.302 requires a written flood disclosure at or before contract, including any flood insurance claims and federal flood assistance you know of.
Yes, subject to the lease and the declaration; the buyer takes the unit subject to the approved lease.
Yes. Investors read the leasing section before they write an offer, so have the declaration and rules ready at listing.
Before season: seasonal buyers arrive in winter, so we list with photographs, documents and pricing ready in the fall.
Ask for the agent's read of the building's recorded sales, its milestone and reserve file and its flood zone before you sign; we bring all three to the first meeting, as Top 1% Real Estate Agents Nationally Since 2008.
Yes; a cash buyer avoids a lender's project review, but still receives the section 718.503 documents and any approval the declaration requires.
IRS Publication 523 explains the home-sale exclusion for a main home; a second home or rental is taxed differently, so ask your tax adviser.
Project reviews look at the budget, reserves, insurance, litigation and inspections; a cash buyer or a lender with a different review can still close.
The February 2022 penthouse sale at $1,999,000 is in the county record but not in the MLS, and the September 2026 MLS closing at $1,165,000 is newer than the county extract; where the two records disagree on a sale, the county records the deed consideration and the MLS records the reported closing price.
Known defects that materially affect value, under Florida law and the contract's disclosure terms, plus any open permits.
Yes. We handle showings, documents and the association remotely, and you can sign and close by mail or remote notarization.
Commission is negotiated between you and your broker and stated in the listing agreement; it is not set by law or by the association.
Request one at mcgreevyandcomisar.com/home-valuation or call Jesse direct at (239) 898-6072.
Every unit shares the building's Zone AE status, so the zone shapes the master policy and the assessment more than unit-to-unit price.
Buyers and lenders ask for them; the milestone inspection is completed with the next cycle in 2033, and the structural integrity reserve study is the document to have ready.
Yes. On a mid-rise bay building the view from the upper floors is the main reason the same plan sells at different prices; we compare within the same floor band.
What we could not verify for Bridgewater on the publication date is listed here so a reader knows exactly where the public record stops and which document fills each gap before a contract is signed.
