Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day.
The Par One market, last 12 months: We tracked 33 Par One closings in the Southwest Florida MLS, $5,153,750 in volume, at a $162,000 median and a range of $95,000 to $215,000 (closed sales Aug 11, 2025 to Aug 11, 2026).
Five associations share one street, and they do not trade alike: Par One #1 closed at a $187,000 median, Fairways at Par Two at $117,500. A Par One seller who prices off the cluster median, or off the wrong association, leaves money on the table or sits. We price a unit against sales in its own association, floor and condition, explain the master and condominium fees and the golf-course changes to buyers before they write an offer, and market to the first-time, seasonal and retired buyers who shop this price band. Sellers across the city compare the best real estate agents in Naples before they sign a listing agreement, and this page is our case for Par One in particular. You can read more about McGreevy and Comisar and how the team works.
For Par One sellers: professional photography and video, a qualified-buyer database built since 2008, and quiet, off-market options when you want discretion. In a 1980s condominium, the association documents, budget and reserve study are part of the marketing, and we have them ready before the first showing.

Par One, Naples is a 532-unit cluster of five condominium associations in Golden Gate, built in the early 1980s beside a county-owned former golf course now being rebuilt. The eight facts below change a Par One buying or selling decision most, each with its source and date.
Living in Par One, Naples means a low-rise condominium on 27th Court SW in Golden Gate, with pools and common grounds kept by a master association, a calendar of bocce, pickleball and dances, I-75 three miles away, and a public golf course rebuilt next door.
The master association describes the community as “all about fun and connection,” with seasonal activities that include “bocce, golf, tennis, pickleball, pool parties, dances, poolside hot dog BBQs, pasta dinners, and so much more” (Par One Homeowners Association). Par One #1 describes “neatly maintained grounds, shared amenities, and a community atmosphere that values respect, cooperation, and neighborliness” (Par One No. 1).
If you are just starting, our guide to buying a home in Naples covers the steps from pre-approval to the condominium disclosures Florida requires, and our Naples seller guide covers listing.
Par One draws first-time owners, seasonal residents and retirees who want a Naples condominium under about $215,000, close to Collier Boulevard shopping and I-75. Age and leasing rules are set in each condominium’s declaration; ask for them before you write an offer.

In the late 1960s, Gulf American Land Corporation sold the surrounding Golden Gate Estates land to about 40,000 buyers (Wikipedia, Gulf American). Par One came to be in the early 1980s as five condominiums built along the Golden Gate Country Club course, which opened in 1964 as an 18-hole public course; Par One #1 was recorded in 1981 and the four Fairways condominiums from 1983 to 1984, all named for the course they faced.
“Golden Gate CC opened in 1964 as an 18-hole public course designed by Dick Wilson and Joe Lee”; Collier County bought the “approximately 165-acre property in July 2019 for $29.1 million” and “the course closed on 1 August of that year” (Golf Course Architecture).
Par One #1 was recorded June 3, 1981; the eight Fairways at Par One condominiums from June to November 1983; Fairways at Par Two in October 1983; Fairways at Par Four One to Three from December 1983 to November 1984; and Fairways at Par Five in June 1984 (DBPR).
The master Par One Homeowners Association, Inc. (758546) and Par One No. 1 Condominium Association, Inc. (758547) are active Florida corporations (Sunbiz), as are the Fairways at Par One, Par Two, Par Four and Par Five associations (Sunbiz).
The county bought the course “with the goal of preventing it from being over-developed and with requests to maintain a public golf course,” using “$28 million of borrowed funds” (Collier Clerk).
Par One in Naples is laid out along one street, 27th Court SW, off Golden Gate Parkway, where five condominium associations of low-rise buildings share pools and grounds kept by a master association, with the former golf course on the other side of the buildings.

Fairways at Par One is legally eight condominiums of 8 to 24 units each, recorded separately in 1983, managed by one association (DBPR).
The neighboring county land is zoned as the Golden Gate Golf Course MPUD, ordinance 22-13, 171.9 acres, active (Collier PUD layer).
The MLS files Par One under the development name GOLDEN GATE with Courtyards at Golden Gate, Sun Catcher, Terrace Park and a professional building; those are separate and are not counted on this page.
Par One in Naples is run in two layers: the master Par One Homeowners Association, Inc. keeps the common areas with its own board, and each of five condominium associations, Par One No. 1, Fairways at Par One, Par Two, Par Four and Par Five, governs its own buildings, budget, insurance and rules.
The Par One Homeowners Association “takes care of our beautiful common areas and has its own dedicated Board of Directors” (POHA); it is Florida corporation 758546, active (Sunbiz).

Each association keeps its declaration, rules and budget on an owners-only website (Fairways at Par One; Fairways at Par Two; Fairways at Par Four; Par One No. 1). Buyers receive them through the contract; we ask for them at listing.
A second-floor unit at Fairways at Par Five and a first-floor unit at Par Two do not price off the same sales. Start with a free Par One home valuation, or Call Jesse direct at (239) 898-6072.
The fee stack in Par One, Naples is two layers: a condominium assessment for your building’s association and a share of the master Par One Homeowners Association’s budget for the common areas; neither amount is published, there is no CDD, and the public golf course next door charges only when you play.
Layer | Amount | Period | Covers | Source |
|---|---|---|---|---|
Condominium association | not published | per association budget | building, insurance, reserves | |
Master (POHA) | not published | per master budget | common areas, amenities | |
CDD | none | Collier CDD layer, October 2026 | ||
Golf | pay to play; county-resident discounts | public course |
Neither layer posts its assessment on a public page. We read both from the estoppel certificates and the current budgets for every unit we price.
Florida requires structural integrity reserve studies for condominium associations under section 718.112, and milestone inspections for buildings three stories or more (Florida Statutes 718.112; 553.899). Ask for the latest study and any special assessment.

The non-profit says it “strives to make golf more accessible for families and players of all skill levels” in a region with “an abundance of private golf courses but a scarcity of public ones” (The Gate). Par One owners pay nothing to the course unless they play.
The club “will be home to the new headquarters for First Tee Naples/Collier,” a youth program that teaches life skills through golf (The Gate).
The amenities at Par One in Naples are the master association’s common grounds and pools and a seasonal social calendar of bocce, golf, tennis, pickleball, pool parties and dances, with a public golf course, range and restaurant opening next door.
The master association lists “bocce, golf, tennis, pickleball, pool parties, dances, poolside hot dog BBQs, pasta dinners, and so much more” (POHA). The amenity inventory by association, pools, courts and clubhouse rooms, is in each association’s documents; we confirm it for every unit we list.
Par One in Naples sits inland in Golden Gate, in hurricane evacuation Zone E, which Collier orders out after Zones A through D, outside the Coastal High Hazard Area; its storm questions are wind on early-1980s buildings, roofs and windows, and shallow ponding, which is why two of the 36 points we tested are Zone AH.
All 36 Par One address points we tested are in evacuation Zone E (Know Your Zone). Collier letters its evacuation zones A through F.
Collier’s wind map puts Par One at 162 mph for Risk Category 2 (Collier FBC 8th Edition layers). Ask each association for its roof ages, window and door protection and the last wind mitigation report.
Par One drains to the Main Golden Gate Canal Basin, allowable discharge 0.04 cubic feet per second per acre, approved 2016 (Collier basins layer).
FEMA flood zones in Par One, Naples are mostly Zone X: 34 of the 36 address points we tested are Zone X and 2 are Zone AH, one in Fairways at Par Two and one in Fairways at Par Four, all on FEMA panel 12021C0412J effective February 8, 2024, in evacuation Zone E.

Zone AH marks shallow flooding, usually ponding of one to three feet. A unit in a building in Zone AH with a mortgage needs flood insurance; the condominium’s master policy is the first document to check.
Collier opened the appeal period for proposed flood maps on August 19, 2026 (Collier County); the preliminary layer returned no zone for these Par One points, so check the county viewer for the final maps.
Collier’s library returns 162 elevation certificates in the wider Golden Gate envelope around Par One (Collier elevation certificates).
Insurance in Par One, Naples is mostly the association’s job: each condominium carries a master policy on its buildings, and owners carry walls-in, contents and liability coverage, plus flood coverage where a lender or their own judgment calls for it; mostly Zone X addresses keep flood costs lower than coastal Naples.
Ask each association for its current master policy, deductible and the last two years of premium changes. Florida’s insurer of last resort expected its policy count to fall to 385,000 by the end of 2025 as private carriers returned (Citizens).
Unincorporated Collier is a Community Rating System Class 5 community, which discounts National Flood Insurance Program premiums (Collier floodplain management).

What is being built next to Par One in Naples is the redevelopment of the county-owned former Golden Gate golf course: Renaissance Hall at Old Course, a workforce and senior rental community, a 120-bed state veterans nursing home and The Gate Golf Club’s public nine-hole course, all on land zoned as the Golden Gate Golf Course MPUD.
Project | What | Status | Source |
|---|---|---|---|
Renaissance Hall at Old Course | 252 essential-services apartments, then 120 senior and veteran rentals | 99-year county lease of about 22 acres at $10 a year | |
State veterans nursing home | 120 beds | construction may begin July 2026; $74.246 million federal funding | |
The Gate Golf Club | public nine holes, range, putting course, restaurant | opening December 2026 | |
Zoning | Golden Gate Golf Course MPUD, ordinance 22-13, 171.9 acres | active |
Rural Neighborhoods will lease about 22 acres for $10 a year for 99 years; the first phase “will provide 252 rental apartments for essential services workers,” with rents at 80 to 120 percent of area median income, from $872 for a one-bedroom to $2,414 for a three-bedroom; a second phase “will offer 120 rentals for low-income seniors and veterans” (Naples Press). Local leaders dedicated a 25-acre site in November 2023 for about 380 units in all (Naples Press). The county’s funding commitment was “currently estimated at almost $25M” in 2024 (Collier Clerk).
Construction of the 120-bed home “can begin in July after federal officials confirmed arsenic contamination on the site can be remediated during construction” (Gulfshore Business).
The open fairways Par One faced are now a mix of golf, apartments and a care facility. Expect construction traffic on Golden Gate Parkway through at least 2027 and, after it, a public course, restaurant and range next door.
The rules in Par One, Naples are set by each condominium’s declaration and rules, with the master association’s rules over the common areas: leasing minimums, pets, any age or occupancy provisions and buyer approval vary by association and sit in documents kept on owners-only websites.
Ask for the declaration, bylaws, rules, budget, minutes and estoppel for the specific association. The public pages we read do not post leasing or pet rules, and we found no recorded age restriction to cite; read the declaration (DBPR).
The master association “takes care of our beautiful common areas” (POHA); its rules govern pools and grounds.
