If you own a home in Lakewood and are thinking about selling, or you are weighing a Lakewood villa against a single-family home on the course, Jesse McGreevy and Marc Comisar wrote this page for you. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings, Top 1% Real Estate Agents Nationally Since 2008, with over $900 million in personal sales, and Jesse has worked Southwest Florida real estate since 2004. Lakewood is an established golf-course neighborhood of about 1,000 homes in East Naples, Florida, not to be confused with Lakewood Ranch near Sarasota. It sits east of Airport Road between Davis Boulevard and Tamiami Trail East in ZIP 34112, it was laid out by U.S. Home of Florida under a master declaration recorded in 1974, and every home belongs to one master association, Lakewood Community Services Association, Inc. (Lakewood Community Services, About; 1974 Declaration, posted by the master association). The 18-hole par 60 course at its center, Lakewood Country Club, is open to the public, so golf is pay as you play rather than bundled into the dues (Lakewood Country Club).

Why McGreevy and Comisar Are the Best Realtor for Lakewood

McGreevy and Comisar are the best realtor for Lakewood in Naples because they pair career-scale results, the #5 real estate team in Florida in the 2026 RealTrends rankings and over $900 million in personal sales, with a record-by-record read of Lakewood itself: its 1974 declaration, its fourteen associations, its master budget, its 60 FEMA flood checks and its 63 MLS closings.

If you’re searching for the best realtor for Lakewood, whether you’re ready to sell your Lakewood home or buy your next one, McGreevy and Comisar is the team that delivers. We lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, Top 1% Real Estate Agents Nationally Since 2008, with over $2.5 billion sold as a team and $900 million in personal sales between Jesse and Marc. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings, and the team has worked together since 2008.

Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day.

The Lakewood market, last 12 months: We tracked 63 Lakewood closings in the Southwest Florida MLS, $19,043,500 in volume, at a $280,000 median and a range of $105,000 to $670,000 (closed sales Aug 11, 2025 to Aug 11, 2026).

That one median hides three markets. A Lakewood condominium on Boca Ciega Drive, an attached villa on Round Key Circle and a renovated four-bedroom house on Beechwood Lake Drive all share one master association, one cable and internet contract and one irrigation system, and they sold as much as $565,000 apart in the same twelve months. A Lakewood seller who prices off the neighborhood median leaves money on the table or sits. We price a Lakewood home against its own section, its own view (operating course, lake, or the closed Evergreen fairways) and its own renovation level, and we pull the village and master estoppel figures before a buyer asks for them. Sellers across the city compare the best real estate agents in Naples before they sign a listing agreement, and this page is our case for Lakewood in particular. You can read more about McGreevy and Comisar and how the team works.

For Lakewood sellers: professional photography, video and drone that show the fairway and lake views buyers pay for, a qualified-buyer database built over two decades, and quiet, off-market options when you want discretion. The most common buyer question in Lakewood right now is what happens to the golf land, and we answer it with the recorded documents and the master association’s own minutes, not rumor.

Key Takeaways

Lakewood, Naples is a 1970s and 1980s U.S. Home neighborhood of about 1,000 single-family homes, villas and condominiums around a public par 60 course, run by one master association over fourteen neighborhood associations. The eight facts below change a Lakewood buying or selling decision most, each with its source and date.

  • Size and mix: about 1,000 homes; the master association reported 977 homeowners in 2014, and Collier’s address layer shows about 1,000 address points across the Lakewood single-family, villa and condominium codes (Naples Daily News, 2014; Collier Site Address Points).
  • Golf is optional: Lakewood Country Club is a public 18-hole, par 60 executive course of 3,161 yards from the back tees; there is no mandatory membership, and seasonal passes are sold by the shop (course and scorecard; Lakewood Community Services, About).
  • Master budget: the master association adopted a 2025 budget of $1,475,658.44, which pays for Blue Stream fiber TV and internet, reuse-water irrigation to every home’s timer, the lakes and the entrances (master minutes, November 1, 2024).
  • Market: 63 closed sales, a $280,000 median and a range of $105,000 to $670,000 (Southwest Florida MLS, closed sales Aug 11, 2025 to Aug 11, 2026).
  • The pool and clubhouse are closed: the course owner did not renew the pool lease and the pool closed on October 31, 2024; the clubhouse is shuttered (master association notice).
  • The Evergreen question: the defunct Evergreen course on the north end, 34 acres, sold in 2021 for $720,000; condominium and assisted-living ideas were floated in 2022, and residents offered $1,000,000 in 2024 without a deal (Naples Press, 2023; master minutes, August 26, 2024).
  • Flood: 57 of the 60 Lakewood addresses we tested are FEMA Zone AE with an 8 foot base flood elevation on panels effective February 8, 2024, and all 60 sit in hurricane evacuation Zone C (FEMA National Flood Hazard Layer).
  • Location: about 3.9 road miles and 8 free-flow minutes to Fifth Avenue South, 5.1 miles to the Naples Pier, and 5.6 miles to Physicians Regional Medical Center on Collier Boulevard (OSRM routing, Oct 2026).

Living in Lakewood as a Homebuyer

Living in Lakewood, Naples means an established, non-bundled golf neighborhood of one-story homes, villas and condominiums on mature lakes, about 8 free-flow minutes from Fifth Avenue South, where TV, internet and irrigation water come with the dues and golf is paid by the round at a public course.

Lakewood is one of the older planned neighborhoods in East Naples, and it reads that way: mature trees, curving streets off Lakewood Boulevard, single-story houses built by several builders, and lakes that predate most of what surrounds them. The master association describes it as a place with “a family neighborhood feel” and “a relatively affordable neighborhood with a wide variety of families with children, retirees, and young professionals” (Lakewood Community Services, About). The housing was built “in the late 1970s through the 1980s and many of the homes have been recently renovated,” by “different builders so the community lacks the cookie cutter housing feel” (same page).

The location is the reason many buyers start here. Lakewood has entrances from both Davis Boulevard and Tamiami Trail East, and the master association calls it “only a short (3-4) mile drive from Lakewood to Downtown Naples and the beach” (same page). Our routing from the neighborhood’s center puts Fifth Avenue South at 3.9 road miles and the Naples Pier at 5.1 miles, with NCH Baker Hospital Downtown 4.8 miles away (OSRM free-flow, October 2026).

If you are just starting, our guide to buying a home in Naples covers the steps from pre-approval to the association disclosures Florida requires, and our Naples seller guide covers listing.

What a Day Looks Like Inside Lakewood

A Lakewood day is quiet and practical. Waste Management collects trash, bulk items, yard waste and recycling on Monday and trash again on Thursday in the single-family sections (Lakewood Single Family I FAQ). Lawns are watered with county reuse water on a schedule the master association programs, and the master’s rule is that “All clocks are to remain on standard time only, with no exceptions” (master irrigation rules). The public course opens at 7:00 AM in season and runs until 4:00 PM (Lakewood Country Club events and hours). Burrowing owls nest on the closed Evergreen fairways, and the master association reminds residents that the owls are protected under Florida law (master association news).

Who Buys in Lakewood

Lakewood draws three kinds of buyers. First-time and move-up families buy the single-family homes for the location, the garages and the school assignment. Seasonal and retired buyers buy the villas and condominiums for one-story living near downtown at prices well below the gated golf clubs. Golfers who want a short, inexpensive course without club dues buy because the course is public and pay as you play; the master association puts it plainly: “golf membership is not required to live here unlike the myriad of bundled golf communities which charge steep HOA dues to maintain the golf course” (Lakewood Community Services, About).

Getting In: Open Streets, No Gate

Lakewood Boulevard is a public two-lane road, and the 2023 Naples Press coverage describes residents who must back out onto it from their driveways (Naples Press, 2023). No gate or guardhouse is described in any association material we read. The master association works with the Collier County Sheriff’s Office on traffic: its January 2026 minutes record “the targeted speeding enforcement program scheduled to begin this month with the Collier County Sheriff’s Office” (master minutes, January 12, 2026).

Lakewood Market Snapshot

The Lakewood market in Naples ran 63 closed sales in the twelve months to August 11, 2026, at a $280,000 median and a $105,000 to $670,000 range, with single-family homes and condominiums sharing one MLS name, villas trading tightly around $305,000, and two adjoining condominiums trading lowest.

Data updated: August 2026

We tracked every Lakewood closing in the Southwest Florida MLS for closed sales from August 11, 2025 to August 11, 2026. The MLS files Lakewood under four names. The largest, LAKEWOOD, mixes the single-family homes with the three Lakewood condominiums, so its range is wide; the extract we hold does not carry property type, so the split waits for the next MLS pull.

The Single-Family and Condominium Band: $108,000 to $670,000

The 34 LAKEWOOD sales run from $108,000 to $670,000 around a $295,000 median. The low end is the Lakewood condominiums on Boca Ciega Drive, three associations of 78 units each recorded in 1974 and 1980 (DBPR condominium extract). The high end is the renovated single-family homes, one-story, about 1,528 to 2,816 square feet, with attached garages (Lakewood Community Services, About). A seller in either product should not quote the $295,000 median as a value: it averages two different housing types.

The Villa Band: $250,000 to $410,000

The 20 Lakewood Villas sales are the tightest band in the neighborhood, $250,000 to $410,000 around a $305,000 median. The villas sit in nine sections with nine homeowners associations, from Estero Bay Lane near the south entrance to Round Key Circle near Davis Boulevard (Collier address points). Location in the neighborhood, renovation and the view (course, lake or the Evergreen land) drive most of the spread.

The Boca Ciega Condominiums: $105,000 to $265,000

Boca Ciega Manor (6 sales, $215,000 median) and Boca Ciega Village (3 sales, $147,000 median, too thin to read as a market rate) are 1980s condominiums on Pine Isle Lane that the MLS files under Lakewood. Each has its own condominium association, and neither appears on the master association’s 2025 to 2026 representative roster (annual meeting minutes, April 15, 2026).

Thinking of Selling in Lakewood? What the Numbers Mean

For a Lakewood seller, the numbers say three things. Price against your own product and section, not the neighborhood median. Expect buyers and their lenders to ask about flood insurance, because nearly every Lakewood address is in Zone AE. And expect the golf-land question, because the Evergreen parcel and the closed clubhouse are public stories. A free Lakewood home valuation starts from your own section’s sales; Call Jesse direct at (239) 898-6072 for a confidential conversation.

How Did Lakewood Come to Be?

Lakewood came to be in 1974, when U.S. Home of Florida, Inc. recorded a master declaration for “The Lakewood Project” in East Naples, created Lakewood Community Services Association to run its common areas, and built single-family homes, villas and condominiums through the 1980s around a golf course that also served as the project’s open space.

U.S. Home and the 1974 Declaration

The master Declaration of Covenants, Conditions and Restrictions “for The Lakewood Project” was made “this 20th day of February A.D. 1974, by U. S. HOME OF FLORIDA, INC., a Florida corporation” and executed on February 28, 1974, as read from the recorded copy the master association posts (1974 Declaration). The association’s 1984 by-laws give the recording as “O.R. Book 581, Pages 692 to 702, Public Records of Collier County, Florida” (Amended and Restated By-Laws). The Declaration defines the Lakewood Project as U.S. Home’s development “consisting of condominiums, cluster homes, single family residential properties, public street areas, shopping center and easements and the common areas.” U.S. Home itself was later acquired by Lennar (Wikipedia, Lennar).

The master association was incorporated the same month: Lakewood Community Services Association, Inc. was filed with the Florida Division of Corporations on February 6, 1974, and its last amendment was filed on February 28, 1984 (Sunbiz, Lakewood Community Services Association).

The Golf Course as Open Space

The golf course is part of how Lakewood was approved. A resident leader told the Naples Press in 2023 that “when Lakewood was developed about 50 years ago, the developer, U.S. Homes, wanted to put condos in the area under debate now. The county stopped it … telling them it would leave the neighborhood with no green space. The U.S. Homes solution was to add the golf course” (Naples Press, 2023). That history is why residents treat the course land as part of the neighborhood even though a private owner holds it.

The Outfall and The Glades Next Door

Lakewood’s drainage was settled in court before the first homes closed. The Declaration’s common areas include the “Lakewood Outfall System” described in the December 1973 “Settlement Stipulation and Agreement” in Rutenberg Homes, Inc. vs. Sidney Hubschman, Collier County Civil Case No. 73-379-CA-01, and it states that the outfall “serves not only the Lakewood Project but the adjoining real estate development abutting the Lakewood Project along its westerly boundary known as The Glades” (1974 Declaration). The Glades, the condominium golf club built by the Hubschman family from 1971, is still Lakewood’s western neighbor.

Built Out by the 1980s

The condominium record dates track the build-out: Lakewood Condo Unit I was recorded on February 6, 1974, Units II and III on January 1, 1980, and the two Boca Ciega condominiums in 1981 and 1982 (DBPR condominium extract). The single-family homes went up from the late 1970s through the 1980s (Lakewood Community Services, About). Lakewood has been built out for decades; every sale today is a resale, and the open questions are about the two golf parcels, not new homes.

How Is Lakewood Laid Out?

Lakewood in Naples is laid out along Lakewood Boulevard, which runs north from Tamiami Trail East toward Davis Boulevard, with single-family sections on Beechwood Lake Drive and its side streets, villa sections off the boulevard and Boca Ciega Drive, three condominiums on Boca Ciega Drive, and two golf parcels: the operating course on the south and the closed Evergreen course on the north.

Collier County’s address layer is the cleanest way to see the plan. It assigns every Lakewood address a subdivision code, and the codes line up with the recorded sections: Lakewood Units 1 to 6 (single-family), Lakewood Villas I to IX, and Lakewood Condo Units I to III (Collier Site Address Points). Across those codes the county shows about 1,000 address points, which reconciles with the 977 homeowners the master association reported in 2014 once the clubhouse and a few Tamiami Trail frontage points are set aside (Naples Daily News, 2014).

The Single-Family Sections: Lakewood Units 1 to 6

The single-family homes fill Lakewood Units 1 to 6. Unit 5 is the largest, on Beechwood Lake Drive North, Landmark Drive, Chippendale Drive, Debron Drive, Dent Drive, Pine Lake Drive, Short Court and Payne Court; Unit 4 is on Beechwood Lake Drive, Whitewater Way and Long Key Court; Unit 1 runs along Lakewood Boulevard, Eagle Key Circle and Marathon Court; Unit 3 is on Beechwood Lake Drive (Collier address points). The master association describes them as “2 to 4 bedroom one-story homes” of roughly “1528 to 2816 square feet,” every one with an attached garage (Lakewood Community Services, About).

The Villa Sections: Lakewood Villas I to IX

Nine villa sections sit between the single-family streets and the condominiums: Villas I on Estero Bay Lane and Lakewood Boulevard, Villas II on Lakewood Boulevard, Villas III, IV and V on Boca Ciega Drive, Villas VI on Reynolds Court, Charity Court and Glades Boulevard, Villas VII and VIII on Round Key Circle, and Villas IX on Lakewood and Glades Boulevards (Collier address points). Each has its own homeowners association and its own seat at the master.

The Lakewood Condominiums and the Boca Ciega Neighbors

Lakewood Condo Units I, II and III are three 78-unit condominiums at 3645, 3655 and 3605 to 3615 Boca Ciega Drive, recorded in 1974 and 1980 (DBPR condominium extract). Just east on Pine Isle Lane are Boca Ciega Village (90 units, 1981) and Boca Ciega Manor (90 units, 1982), condominiums the MLS files under Lakewood but which run their own associations outside the master’s roster (same extract; annual meeting minutes, April 15, 2026).

The Two Golf Parcels

Two privately owned golf parcels shape the plan. The operating Lakewood Country Club course, at 4235 Lakewood Boulevard, is laid out on a 52-acre parcel (course page). The Evergreen parcel, formerly the Ironwood and then the Evergreen Golf and Country Club, is a 34-acre property “on either side of the northern part of Lakewood Boulevard, just south of Davis Boulevard,” which did not open for the 2013 to 2014 season and has stayed closed (Naples Daily News, 2014). Neither parcel belongs to the master association. Collier’s PUD layer shows no planned unit development named Lakewood, which fits a neighborhood that predates PUD zoning (Collier PUD layer).

Who Runs Lakewood?

Lakewood in Naples is run by two layers: Lakewood Community Services Association, the 1974 master association whose members are representatives of each neighborhood association, and the fourteen neighborhood associations themselves, two single-family HOAs, nine villa HOAs and three condominium associations, each with its own board, budget and manager.

The Master: Lakewood Community Services Association

The Declaration makes each neighborhood association, not each owner, a member of the master: “Each Condominium Association and each Homeowners Association which has been formed for the purpose of providing operational, maintenance and/or management functions … shall, by resolution of its Board of Directors, designate a member-representative for membership” (1974 Declaration). The master is an active Florida not-for-profit corporation managed by Newell Property Management at 5435 Jaeger Road, Suite 4, Naples (Sunbiz; master contact page).

Fourteen Seats

For 2025 to 2026 the master’s annual meeting named representatives for Villas 1 through 9, Condos 1 through 3, Single Family 1 and Single Family 2: fourteen seats (annual meeting minutes, April 15, 2026; April 15, 2025). In 2014 the master described itself as representing 13 associations (Naples Daily News, 2014).

Who Manages Each Neighborhood

The master’s own list of management companies: Single Family 1, Cambridge; Single Family 2, Resort; Villas 1, Guardian; Villas 2, 3, 4, 6, 7 and 8, Newell; Villas 5, Allian; Villas 9, self-managed; Condos 1, Newell; Condos 2, Home River (master board and management page). A buyer needs both the village manager and the master manager for estoppel figures at closing.

How Long the Covenants Run

The Declaration runs “for a term of fifty (50) years from the date this Declaration is recorded, after which time said covenants shall be automatically extended for successive periods of ten (10) years,” unless owners of two thirds of the lots and living units record a change (1974 Declaration). Recorded in 1974, the covenants rolled into their first ten-year extension in 2024. Assessments are a lien on the home and the owner’s personal obligation, and the lien is subordinate to a first mortgage for amounts that came due before a foreclosure sale (same document, Article IV).

Collections and Delinquency

The master depends on the villages to collect and pay. Its January 2026 minutes record that “Lakewood Villas 7 is currently delinquent,” with payment expected after the village’s manager worked through staffing problems (master minutes, January 12, 2026). For a buyer, that is a reason to read the village’s financial statements as well as the master’s.

The Fee Stack in Lakewood

The fee stack in Lakewood, Naples has two required layers, the master association’s share and the neighborhood association’s own dues, plus optional golf and boat storage; there is no community development district, and neither the master nor the villages publish per-home dollar amounts online, so the estoppel letter is the only exact figure.

What the Master Budget Means per Home

The master does not publish a per-home figure, so here is our arithmetic, not a fee: $1,475,658.44 divided by the 977 homeowners the master reported in 2014 is about $1,510 a year, or about $126 a month per home. The true allocation varies by product and is set in each village’s budget; the estoppel letter at closing is the only exact number.

What the Dues Include

The single-family association lists what its owners get: Blue Stream Fiber cable and internet “included in your dues,” hundreds of channels, online DVR, three small cable boxes, premium sports channels, fiber internet with “speeds of 600 mb download and upload” and a Plume mesh Wi-Fi system with two pods (Lakewood Single Family I FAQ). Blue Stream’s own Lakewood page lists “200+ Channels and 5 Concurrent Streams” and internet “Up to 600 Mbps” both ways (Blue Stream Fiber, Lakewood Community Association). The master supplies irrigation water from the county’s reuse system “up to the clock (timer) controlled valve of each condo, villa and single family home” (master irrigation rules).

Boat and Trailer Storage

The master runs a storage yard for residents’ boats. Spaces require a Lakewood address on the driver’s license and on the boat and trailer registrations; “The rental fee is $750 for a 6-month period”; one space per person; and “As of March 2025, there are 19 individuals on the waiting list.” Existing motorhome and camper leases are grandfathered, but no new non-boat leases are issued (master boat storage page).

Capital Contributions on Resale

In August 2025 the master board heard a proposal for “a potential capital contribution (joining) fee” and “It was recommended that sub-associations implement this fee individually at their discretion” (master minutes, August 19, 2025). Whether a particular village charges one is a question for that village’s documents and the estoppel letter.

What Is Not Published

Village dues, condominium assessments, per-home master shares and any open special assessment are not published on the associations’ public pages. They appear on the estoppel certificates ordered during a sale. In Collier County the buyer customarily pays for the owner’s title insurance policy; the contract controls.

Neighborhoods Inside Lakewood

Lakewood in Naples holds fourteen member associations across three products, single-family homes in Units 1 to 6, attached villas in nine sections and three condominiums, with two more condominiums, Boca Ciega Village and Boca Ciega Manor, filed under Lakewood by the MLS but governed separately.

Lakewood Single Family I and II

The single-family homes are governed by two homeowners associations, Single Family 1 (managed by Cambridge) and Single Family 2 (managed by Resort) (master management list). Single Family I publishes its rules and FAQ online: architectural approval before any exterior change, no parking on lawns, yard lights kept working because they substitute for county street lights, and rentals allowed with rules (Single Family I FAQ; Do’s and Don’ts). About 390 county address points sit in the single-family codes.

Lakewood Villas I

Villas I is one of the southern villa sections, on Estero Bay Lane and Lakewood Boulevard near the Tamiami Trail entrance, with about 72 address points, managed by Guardian (Collier address points; master management list). The master reviewed a $30,000 bid in August 2025 to clean the drainage lines behind Villas 1 (master minutes, August 19, 2025).

Lakewood Villas II

Villas II sits on Lakewood Boulevard with about 28 address points and is managed by Newell (county address points; master management list).

Lakewood Villas III

Villas III is on Boca Ciega Drive with about 36 address points, managed by Newell (county address points; master management list).

Lakewood Villas IV

Villas IV is on Boca Ciega Drive with about 66 address points, managed by Newell; its association was among the fourteen that organized against the golf-parcel proposals in 2023 (Naples Press, 2023).

Lakewood Villas V

Villas V is on Boca Ciega Drive with about 36 address points, managed by Allian. One sampled Villas V address maps FEMA Zone AE with a 7 foot base flood elevation, the only AE 7 reading in our 60-point Lakewood sample (FEMA National Flood Hazard Layer point queries; county address points).

Lakewood Villas VI

Lakewood Condominiums I, II and III

The three Lakewood condominiums on Boca Ciega Drive hold 234 units, 78 each: Unit I recorded February 6, 1974, Units II and III January 1, 1980 (DBPR condominium extract). They are Chapter 718 condominiums with their own boards; Condos 1 is managed by Newell and Condos 2 by Home River (master management list). Florida’s milestone inspection law applies to condominium buildings of three stories or more (Florida Statutes 553.899); ask each association for its building heights, inspection status and structural integrity reserve study (Florida Statutes 718.112).

Boca Ciega Village

Boca Ciega Village #1 is a 90-unit condominium recorded on March 18, 1981, on Pine Isle Lane, managed through Newell Property Management on the state’s condominium list (DBPR condominium extract). We tracked three sales at a $147,000 median, too thin to read as a market rate (Southwest Florida MLS, closed sales Aug 11, 2025 to Aug 11, 2026).

Boca Ciega Manor

Boca Ciega Manor is a 90-unit condominium recorded on February 22, 1982, on Pine Isle Lane, with its own association, Boca Ciega Manor Condo Assoc Inc (DBPR condominium extract). We tracked six sales at a $215,000 median, from $180,000 to $265,000 (Southwest Florida MLS, closed sales Aug 11, 2025 to Aug 11, 2026). Its sampled addresses are zoned to Lely Elementary rather than Shadowlawn (Collier County Public Schools lookup, 2036 Pine Isle Ln).

What Is Golf Like at Lakewood Country Club?

Golf at Lakewood Country Club in Naples is a public, 18-hole, par 60 executive course of 3,161 yards from the back tees, rated 58.1 with a slope of 93, laid out on a 52-acre parcel with water on 14 holes; Lakewood owners pay by the round or buy a seasonal pass, because membership is not part of the dues.

The club calls itself “Open to the Public, Lakewood Country Club is a 3,200 yard, par 60 Executive Course, where guests can enjoy outstanding service and 18 holes of relaxing and fun golf” (Lakewood Country Club). The address is 4235 Lakewood Boulevard, Naples 34112 (club contact page).

The Scorecard

The published scorecard sets par at 60: front nine 3, 4, 3, 3, 3, 4, 3, 3, 4 and back nine 3, 3, 3, 3, 3, 4, 3, 4, 4. The back tees play 3,161 yards with a 58.1 rating and a 93 slope; the front tees play 2,862 yards at 56.3 and 91. The longest hole is the 302-yard eighteenth from the white tees (course and scorecard). The course page describes “Bermuda fairways and Tifdarf Bermuda greens … built to USGA specifications” and “Water exists on 14 holes, most greens are elevated,” and the card’s summary line lists 22 bunkers and 5 lakes, with an estimated round of “3 hours 20 min or less” (same page).

Seasonal Passes and Daily Play

There is no initiation and no required membership. The club sells a 6-Month Seasonal Golf Pass, “available from November 1st through April 30th” in single and couple pricing, with “unlimited golf, and only pay a cart fee each time you play,” and a 3-Month Seasonal Golf Pass valid January 1, 2027 to March 31, 2027, with or without cart fees (seasonal passes). Daily tee times book online through GolfNow, kids under 16 play free with a paying adult after 3:00 PM, there is a first-responder rate with ID, and rental clubs are available (tee times; golf specials). Leagues and outings are booked through the shop (leagues; outings).

Practice Facilities

The practice area has “a large putting green, a chipping green, a pitching green and a practice bunker,” plus “A hitting net with two grass mats”; there is no full-length range (practice facility). For a Lakewood golfer that makes the course a short-game course; the club itself says residents hone their skills at Lakewood and use them “on regulation courses” (course page).

Who Owns the Course

The course and clubhouse parcel belongs to a private company, SWDL Golf Holdings LLC, as county records were reported in 2023 (Naples Press, 2023). The single-family association reported in March 2025 that “The golf course is net positive cash flow, and the owner has plans to keep it open as it is today” (Single Family I news, March 20, 2025). The master association does not own or run the course.

The Clubhouse, Pool and Tennis Courts Are Closed

The amenity side of the club has wound down. The master posted on October 27, 2024 that “The owner of Lakewood has decided not to renew the lease on the swimming pool due to several issues, primarily the pool’s deteriorating condition and safety concerns” and that “The pool’s last day of operation will be Thursday, October 31st” (pool closing notice). Its November 2024 minutes add that “The pool, clubhouse and tennis court is not going to be transferred to Lakewood Community Association” (master minutes, November 1, 2024). The golf shop and course stay open.

What Happened to the Evergreen Course in Lakewood?

The Evergreen course in Lakewood, Naples is a closed 34-acre golf property on both sides of northern Lakewood Boulevard, formerly the Ironwood and then the Evergreen Golf and Country Club, that has not operated since about 2014, sold in 2021 for $720,000, and remains privately owned with no approved redevelopment plan on record.

A Public Par 3 Course That Closed

In 2014 the Naples Daily News described Evergreen as “One of Collier County’s few public and par-3 courses,” on “the 34-acre property located on either side of the northern part of Lakewood Boulevard, just south of Davis Boulevard,” with “a 4,200-square-foot clubhouse at 4710 Lakewood Blvd. with restaurant and bar space,” built in 1980; it had not opened for the season and the master association had paid to clear its lakes (Naples Daily News, 2014).

The 2021 Sale and the Ideas Since

The property was sold on July 2, 2021, to BH Naples Investments LLC Holdings LLC for $720,000, and in 2022 residents saw options for “200 to 300 condo units, and possibly a site for assisted living” at stakeholder meetings (Naples Press, 2023). The county later “forced the owner to install new windows in the old club house and to remove the boarding” (Single Family I news, March 20, 2025).

The Lakes Between the Fairways

The Evergreen lakes are shared drainage. In 2024 the master “currently maintains 6 lakes, however they are only responsible for 2 lakes,” absorbing Evergreen’s share, and in February 2025 it voted to file a lien against Evergreen for that cost (annual meeting minutes, April 25, 2024; master minutes, February 11, 2025).

Does Lakewood Have Tennis, Pickleball, a Pool or a Fitness Center?

Lakewood in Naples has no community tennis, pickleball, pool, fitness center or restaurant open today: the master association owns none of them, and the course owner closed the pool on October 31, 2024 and shut the clubhouse and tennis court. Residents use the public course, the lakes and nearby county parks instead.

The nearest county recreation is close. Sugden Regional Park and Lake Avalon sit about 0.6 miles from Lakewood’s center and East Naples Community Park about 1.2 miles, measured edge to edge on Collier’s PUD layer (Collier PUD layer). For a buyer who wants a resort-style amenity center, that absence is the trade for Lakewood’s lower costs.

Is There Boating in Lakewood?

Boating in Lakewood, Naples means a resident boat-storage yard, not a marina: the master association rents boat and trailer spaces for $750 per six months to residents with a Lakewood address, with a waiting list of 19 in March 2025, and the nearest county ramp at Collier Boulevard Boating Park is about 11.4 road miles away.

The lakes inside Lakewood are stormwater lakes, not navigable water. Our routing puts Collier Boulevard Boating Park at 11.4 road miles and Rookery Bay’s Environmental Learning Center at 6.8 miles (OSRM free-flow, October 2026). The storage rules are on the master boat storage page.

How Has Lakewood Handled Hurricanes?

Lakewood in Naples sits in FEMA’s AE coastal floodplain but in evacuation Zone C, inland of the first evacuation waves; its recent storm record in association documents is about drainage and irrigation, with Milton in 2024 disrupting the reuse-water system and a 2025 drainage-line cleaning bid of $30,000 behind one villa section.

Ian, Irma and Milton

Hurricane Ian, on September 28, 2022, pushed maximum inundation of 6 to 9 feet above ground level in the Naples area, according to the National Hurricane Center (NHC Tropical Cyclone Report, Ian). Irma crossed Collier County in 2017 (Wikipedia, Hurricane Irma). After Hurricane Milton in October 2024 the master scheduled its “five year affluent cross check,” a test that the reuse irrigation system is not connected to drinking water, and a check of every timer (master minutes, November 1, 2024). We found no public record of water inside Lakewood homes in these storms; ask each seller for a written flood history.

Drainage and the Outfall

Lakewood drains through the Lakewood Outfall System written into the 1974 Declaration, which also serves The Glades (1974 Declaration). The neighborhood sits in Collier’s Haldeman Creek Basin, with an allowable discharge of 0.15 cubic feet per second per acre (Collier basins layer). In 2025 the master reviewed “a bid in the amount of $30,000 to clean the drainage lines behind Villas 1” (master minutes, August 19, 2025).

Wind Design

Collier’s Florida Building Code wind layers put Lakewood’s design wind speed at 151 mph for Risk Category I, 165 mph for Risk Category II (most homes), 178 mph for III and 186 mph for IV (Collier FBC 8th Edition wind layers). The homes date from the 1970s and 1980s, before the 2002 statewide code; a wind mitigation inspection tells a buyer which features, such as roof-to-wall connections and opening protection, earn insurance credits.

Lakes and Code Enforcement

The master hires lake contractors itself, and in 2025 it engaged Advanced Aquatics after the prior firm stopped servicing the lakes, covering the cost (master minutes, August 19, 2025). Well-kept lakes are part of storm readiness in a neighborhood with 57 of 60 sampled addresses in Zone AE.

FEMA Flood Zones in Lakewood by Section

FEMA flood zones in Lakewood, Naples are almost uniform: 57 of the 60 addresses we tested across every section are Zone AE with an 8 foot base flood elevation, one Villas V address is AE 7 feet, and two returned no flood polygon, on panels 12021C0394J, 0582J and 0601J effective February 8, 2024.

What the Panels Say

Three panels cover Lakewood: 12021C0394J (32 sampled points, the north and central sections), 12021C0582J (22 points, the south sections near Tamiami Trail) and 12021C0601J (4 points, the Boca Ciega condominiums), all effective February 8, 2024. Collier’s own flood layer at the neighborhood’s center reads “COASTAL FLOODPLAIN,” static base flood elevation 8 (Collier FEMA24 layer).

The Preliminary Map

FEMA’s preliminary flood map for Collier, on K-suffix panels 12021C0394K, 0582K and 0601K, shows the same AE 8 foot reading at the sampled points (FEMA Preliminary NFHL). Collier opened the 90-day appeal period on August 19, 2026 (Collier County, proposed flood map notice).

Elevation Certificates

Collier’s elevation-certificate library holds 151 certificates in and around the Lakewood footprint, including some for neighboring properties along Tamiami Trail and The Glades (Collier elevation certificates). A certificate compares a home’s finished floor to the base flood elevation and drives the flood premium; ask the seller for one, or order one before you bind insurance.

What Does Insurance Look Like in Lakewood?

Insurance in Lakewood, Naples starts with flood: nearly every address is FEMA Zone AE, so a lender will require flood coverage, priced by the home’s elevation certificate; wind coverage depends on a 1970s or 1980s home’s roof, openings and mitigation features, and condominium owners also need the association’s master policy details.

Flood Insurance in Zone AE

A federally backed mortgage on a home in Zone AE requires flood insurance. Unincorporated Collier County is a Community Rating System Class 5 community, which lowers National Flood Insurance Program premiums for policies in the special flood hazard area (Collier County Floodplain Management). The elevation certificate and the age of the home matter most to the premium.

Wind and the State Market

Florida’s market has shifted back toward private carriers: Citizens Property Insurance expected its policy count to fall to 385,000 by the end of 2025, down 73 percent from its October 2023 peak (Citizens, December 2025). For Lakewood’s older homes, a current roof and a wind mitigation report are the biggest levers.

Condominium Buyers

Buyers in Lakewood Condo I to III and the Boca Ciega condominiums should ask each association for its master policy, its flood coverage, its milestone inspection status if any building is three stories or more, and its structural integrity reserve study (Florida Statutes 553.899; Florida Statutes 718.112).

What Is Being Built or Proposed Near Lakewood?

What is being proposed near Lakewood, Naples centers on its two golf parcels: condominium and assisted-living ideas for the closed Evergreen course were shown in 2022, a nonprofit center for the Lakewood Country Club clubhouse site was proposed in 2023 and withdrawn in 2024, and no rezoning of either parcel is approved; the rest of the surrounding area is built out.

The Evergreen Proposals

The Naples Press reported in 2023 that the Evergreen property’s “Hollywood-based owner is proposing multi-story condo buildings and an assisted living facility, to be sandwiched between condos and villas on Lakewood on one side, and on Palm Drive on the other,” and that residents estimated about 2,000 added vehicles on Lakewood Boulevard (Naples Press, 2023). We found no filed rezoning petition for the property in the records we reviewed; a buyer near the Evergreen fairways should check Collier’s petition records before closing.

The Residents’ Offer and the MSTU Idea

The master association tried to buy the land. In July 2024 its board approved “the drafting and sending of a letter of intent to purchase for $1,000,000.00 to Evergreen Golf Course” (master minutes, July 12, 2024), and the owner countered at “1,500,000.00 with no contingencies and an expedited closing schedule” (master minutes, August 26, 2024). A Municipal Service Taxing Unit to fund a purchase was estimated at “about $24.00 per month per unit” (annual meeting minutes, April 25, 2024); the single-family association wrote that it would need “a 50% +1 vote” and raise property taxes “by at least $125/year” (Single Family I news, March 20, 2025). In April 2025 the master recorded “the MSTU, which the association is not pursuing” (annual meeting minutes, April 15, 2025).

The Lakewood Country Club Clubhouse Site

In 2023 the nonprofit STARability sought county approval for a 30,000-square-foot building on the Lakewood Country Club clubhouse site, which residents opposed over traffic and flooding (Naples Daily News, April 18, 2023). The master association reported that STARability “found their new home in North Naples” in March 2024 (master association news); STARability acquired a campus at 2655 Northbrook Drive, Naples 34119 (STARability).

Collier’s Golf Course Conversion Rules

Collier County “developed ‘intent to convert’ regulations for changing a golf course into some other form of use in 2013 and updated it several years ago,” the Naples Press reported, and the county’s zoning director advised residents to use professional planners and to attend every neighborhood information meeting and hearing (Naples Press, 2023). The master hired a land-use attorney in July 2024 to represent it on the Land Development Code drafting (master minutes, July 12, 2024).

The Same Pattern Nearby

Lakewood is not alone. A rezoning proposal for the Riviera golf course, about 0.85 miles away, sought “346 new single-family attached villa homes” and drew organized opposition (Gulfshore Business). Older East Naples golf neighborhoods face the same question; the answer turns on each parcel’s zoning and on public hearings.

Utilities and the Built-Out Neighbors

A Collier County lift station project inside Lakewood was expected to finish about a month after August 19, 2025 (master minutes, August 19, 2025). Around Lakewood the county’s PUD layer shows mostly built-out neighbors: Kings Lake 0.12 miles away, Lago Verde 0.25 miles, the active 8.2-acre Vornado PUD 0.29 miles, Lake Avalon and Sugden Regional Park 0.6 miles, the Collier County Government Complex 0.62 miles and Winter Park 0.95 miles (Collier PUD layer).

What Are the Rules in Lakewood?

Rules in Lakewood, Naples are set village by village under the 1974 master Declaration: the single-family association publishes its rules (architectural approval, no lawn parking, no yard signs, leashed pets, rentals allowed with conditions), while lease minimums, pet limits and renovation rules for each villa and condominium section are in that section’s own recorded documents.

Leasing

The single-family association allows rentals “with additional rules that must be followed PRIOR to the tenant moving in,” and states that “you cannot under any circumstances” rent a room or rent the house “to more than one family unit”; tenants must follow all by-laws, and owners are responsible for them (Single Family I, Do’s and Don’ts). Minimum lease terms for the villas and condominiums are in each association’s Declaration and Rules.

Pets

Pets must be leashed, under both county ordinance and the single-family by-laws, and owners must pick up after them in their own yards too (Single Family I, Do’s and Don’ts). Dogs may not be walked on the golf course, which the association describes as private property (Single Family I FAQ). Pet number and size limits, if any, are set in each village’s documents.

Signs, Parking and Yard Lights

Yard signs are not allowed in the single-family association, “This means NO political signs as well”; vehicles may never be parked on lawns, and cars not in the driveway cannot stay overnight; and every home must keep a working yard light, because the yard lights stand in for county street lights (Single Family I, Do’s and Don’ts; Single Family I FAQ).

Architectural Review

Any exterior change needs the “Building and Exterior Change Request form” approved first, and replacement mailboxes must match the standard in the by-laws (Single Family I FAQ; mailbox note).

Irrigation Timers

Owners may not reset the irrigation timers. The master programs every clock, and “The pumps can only handle a certain number of homes at a time” (Single Family I FAQ; master irrigation rules).

Lakewood vs Kings Lake

Lakewood vs Kings Lake is the natural East Naples cross-shop: both are 1970s to 1990s neighborhoods of about 1,000 to 1,200 homes under one master association off Davis Boulevard, 0.12 miles apart, but Lakewood is built around a public golf course with bulk fiber in the dues, while Kings Lake has no golf course and a Publix inside its boundary.

Pros and Cons of Living in Lakewood

The pros and cons of Lakewood in Naples come down to location and low-friction golf against older housing, flood-zone insurance and uncertainty about two golf parcels: it is about 8 minutes from Fifth Avenue South with pay-as-you-play golf and fiber in the dues, but nearly every address is Zone AE and the pool and clubhouse are closed.

How Should I Price My Lakewood Home?

Price against your own product and section. The 34 sales under the main Lakewood MLS name mix single-family homes and condominiums, $108,000 to $670,000, so a $295,000 median means little for either. Villas ran $250,000 to $410,000 (Southwest Florida MLS, closed sales Aug 11, 2025 to Aug 11, 2026).

Will the Evergreen Question Affect My Sale?

It can. A resident leader told the Naples Press in 2023 that two buyers had backed out over the uncertainty (Naples Press, 2023). We answer it with the record: the parcel is privately owned, no rezoning is approved, and the residents’ purchase effort ended in 2025.

What Will Buyers Ask About Flood?

Nearly every Lakewood address is FEMA Zone AE with an 8 foot base flood elevation (FEMA NFHL, panels effective February 8, 2024). An elevation certificate and your flood policy declarations page help buyers price insurance before they write an offer.

What Do I Need From My Association to Sell?

Order estoppel certificates from your village or condominium association and from the master. They state dues, any special assessment and any capital contribution the village charges. Florida law requires them on request.

Who Pays Title Insurance When I Sell in Lakewood?

In Collier County the buyer customarily pays for the owner’s title insurance policy; the contract controls. Sellers pay their own agent’s commission as agreed, documentary stamp tax on the deed, and any payoff.

When Is the Best Time to List in Lakewood?

Naples demand peaks with the winter season, when seasonal buyers are in town; the golf course is busiest from November through April. We time the launch to your goals.

Frequently Asked Questions About Lakewood

These answers come from Lakewood’s recorded documents, its associations’ own pages, county and federal map layers and the Southwest Florida MLS, each with its source. Lakewood questions about fees and leasing depend on the section, so the answers name the document that governs where no figure is published.

Where is Lakewood in Naples, Florida?

Lakewood is in East Naples, ZIP 34112, just east of Airport Road, with entrances from both Davis Boulevard and Tamiami Trail East (Lakewood Community Services, About). Its main street is Lakewood Boulevard. It is about 3.9 road miles from Fifth Avenue South and 5.1 miles from the Naples Pier by free-flow routing (OSRM, October 2026). It is not Lakewood Ranch, which is in Sarasota and Manatee counties.

Who built Lakewood?

U.S. Home of Florida, Inc. built Lakewood under a master declaration made in February 1974 and recorded at O.R. Book 581, Pages 692 to 702 in Collier County (1974 Declaration; By-Laws). Several builders built the single-family homes from the late 1970s through the 1980s, and U.S. Home was later acquired by Lennar.

How many homes are in Lakewood?

About 1,000. In 2014 the master association said it represented 977 homeowners (Naples Daily News, 2014), and Collier County’s address layer shows about 1,000 address points across the Lakewood single-family, villa and condominium codes. Two adjoining condominiums on Pine Isle Lane, Boca Ciega Village and Boca Ciega Manor, add 180 units under their own associations (DBPR condominium extract).

What kinds of homes are in Lakewood?

Three kinds: one-story single-family homes with attached garages, about 1,528 to 2,816 square feet; attached villas in nine sections; and condominiums, including the three 78-unit Lakewood condominiums on Boca Ciega Drive (Lakewood Community Services, About; DBPR condominium extract). Many single-family homes have been renovated since they were built in the late 1970s and 1980s.

Is Lakewood a gated community?

No gate or guardhouse is described in any Lakewood association material we read, and Lakewood Boulevard is a public two-lane road residents back out onto (Naples Press, 2023). The master association works with the Collier County Sheriff’s Office on traffic enforcement, including a targeted speeding program that began in January 2026 (master minutes, January 12, 2026).

Is Lakewood Country Club public?

Yes. “Open to the Public, Lakewood Country Club is a 3,200 yard, par 60 Executive Course” (Lakewood Country Club). Anyone can book a tee time, online through GolfNow or by calling the golf shop. Lakewood residents get no automatic membership; they pay by the round or buy a seasonal pass.

Do I have to join the golf club to live in Lakewood?

No. The master association calls Lakewood “a pay as you golf community, golf membership is not required to live here unlike the myriad of bundled golf communities which charge steep HOA dues to maintain the golf course” (Lakewood Community Services, About). Golf is optional and paid separately.

How long is the Lakewood golf course?

The back tees play 3,161 yards with a 58.1 rating and a 93 slope, and the front tees 2,862 yards at 56.3 and 91; par is 60 (course and scorecard). The club estimates a round at 3 hours 20 minutes or less. Water comes into play on 14 holes.

Does Lakewood Country Club have a driving range?

No full-length range. The practice area has a large putting green, a chipping green, a pitching green, a practice bunker and “A hitting net with two grass mats” (practice facility). Golfers who want a full range use other Naples courses.

Does Lakewood Country Club sell seasonal passes?

Yes. A 6-Month Seasonal Golf Pass runs November 1 to April 30 in single and couple pricing with unlimited golf and a cart fee per round, and a 3-Month Seasonal Golf Pass runs January 1, 2027 to March 31, 2027, with or without cart fees (seasonal passes). Prices are quoted by the golf shop.

Who owns the Lakewood golf course?

A private company, SWDL Golf Holdings LLC, as county records were reported in 2023 (Naples Press, 2023). The master association does not own it. The single-family association reported in March 2025 that the course is cash-flow positive and the owner plans to keep it open (Single Family I news).

Is the Lakewood pool open?

No. The course owner did not renew the pool lease, citing the pool’s condition and safety, and “The pool’s last day of operation will be Thursday, October 31st,” in 2024 (pool closing notice). The master recorded that the pool, clubhouse and tennis court would not be transferred to the community (master minutes, November 1, 2024).

Does Lakewood have tennis or pickleball courts?

Not open to residents today. The clubhouse and tennis court at Lakewood Country Club are shut (Naples Press, 2023). Sugden Regional Park sits about 0.6 miles away and East Naples Community Park about 1.2 miles, by Collier’s PUD layer.

What happened to the Evergreen golf course?

Evergreen, a public par 3 course on 34 acres on both sides of northern Lakewood Boulevard, closed by 2014 (Naples Daily News, 2014). It sold on July 2, 2021 for $720,000, and condominium and assisted-living options were shown to residents in 2022 (Naples Press, 2023). No rezoning is approved in the records we reviewed.

Did Lakewood residents try to buy the Evergreen land?

Yes. In July 2024 the master association sent a letter of intent to buy for $1,000,000 (master minutes, July 12, 2024); the owner countered at $1,500,000 with no contingencies (August 26, 2024). A taxing-unit funding plan was dropped in April 2025.

What is Lakewood Community Services Association?

It is the master association created with the 1974 Declaration and filed with the state on February 6, 1974 (Sunbiz). Its members are representatives of each neighborhood association. It runs irrigation, the lakes, the entrances and the bulk cable contract, and is managed by Newell Property Management (master contact page).

How many associations are in Lakewood?

Fourteen are represented at the master for 2025 to 2026: Villas 1 to 9, Condos 1 to 3, Single Family 1 and Single Family 2 (annual meeting minutes, April 15, 2026). Every Lakewood home belongs to one of them and, through it, to the master.

What are the HOA fees in Lakewood?

The associations do not publish per-home dues online. The master adopted a 2025 budget of $1,475,658.44 (master minutes, November 1, 2024); spread over 977 homes, our arithmetic gives about $1,510 a year, but that is not a billed figure. Village dues come on top and vary by section; the estoppel letter states the exact amount.

What do Lakewood HOA fees include?

Blue Stream Fiber TV and internet are “included in your dues,” with internet up to 600 Mbps download and upload (Single Family I FAQ; Blue Stream). The master also supplies reuse-water irrigation to every home’s timer and maintains the lakes and entrances (master irrigation rules). Each village’s dues add its own costs.

Is there a CDD in Lakewood?

No. Collier County’s community development district layer shows no district at Lakewood, and there is no CDD line on a Lakewood tax bill (Collier CDD layer). Lakewood’s shared costs run through the master association and the neighborhood associations instead.

Is there a capital contribution when buying in Lakewood?

Not at the master level. In August 2025 the master recommended that “sub-associations implement this fee individually at their discretion” (master minutes, August 19, 2025). Check the specific village’s documents and the estoppel letter for any joining fee.

Can I rent out my Lakewood home?

In Single Family I, yes, with rules to follow before the tenant moves in; renting a room, or renting to more than one family unit, is not allowed (Single Family I, Do’s and Don’ts). Lease minimums for the villas and condominiums are set in each association’s recorded Declaration and Rules.

Are pets allowed in Lakewood?

Yes, with leash and waste rules under county ordinance and the single-family by-laws (Single Family I, Do’s and Don’ts). Dogs may not be walked on the golf course, which is private property (Single Family I FAQ). Pet limits in each villa and condominium section are set by that section’s documents.

Does Lakewood have boat or RV storage?

Boat storage, yes: $750 per six months for residents with a Lakewood address on license and registrations, one space each, with 19 on the waiting list in March 2025 (master boat storage page). Existing motorhome and camper leases are grandfathered, but no new non-boat leases are issued.

Is Lakewood in a flood zone?

Yes. 57 of the 60 Lakewood addresses we tested are FEMA Zone AE with an 8 foot base flood elevation, one is AE 7 feet and two returned no flood polygon, on panels 12021C0394J, 0582J and 0601J effective February 8, 2024 (FEMA National Flood Hazard Layer). A lender will require flood insurance on a mortgaged home in Zone AE.

What hurricane evacuation zone is Lakewood in?

Zone C, at all 60 addresses we tested on Collier’s evacuation layer (Florida Know Your Zone). None of them is in the Coastal High Hazard Area. Zone C is ordered out after Zones A and B in a major storm, so follow the county’s orders for your exact address.

Will the new FEMA maps change Lakewood’s flood zone?

At the 60 addresses we tested, FEMA’s preliminary map shows the same AE reading on new K-suffix panels (FEMA Preliminary NFHL). Collier opened a 90-day appeal period on August 19, 2026 (Collier County notice). Check your own address before closing.

What schools serve Lakewood?

Every Lakewood master-association address we tested is zoned to Shadowlawn Elementary, East Naples Middle and Lely High; the sampled Boca Ciega Manor addresses go to Lely Elementary (Collier County Public Schools lookup). Shadowlawn, Lely Elementary and East Naples Middle earned an A for 2025 to 2026, and Lely High a B (district grades).

How far is Lakewood from the beach?

The Naples Pier is about 5.1 road miles and 12 free-flow minutes from Lakewood’s center, and Tigertail Beach on Marco Island about 15.6 miles and 30 minutes (OSRM, October 2026). Season traffic on US-41 adds time.

How far is Lakewood from the airport?

Southwest Florida International Airport is about 35.4 road miles and 50 free-flow minutes from Lakewood by OSRM routing; I-75 at Exit 101 is about 5.5 miles away.

What hospital is closest to Lakewood?

NCH Baker Hospital Downtown is about 4.8 road miles away and Physicians Regional Medical Center on Collier Boulevard about 5.6 miles (OSRM, October 2026; Physicians Regional, Collier Boulevard). The master association lists Physicians Regional among Lakewood’s easy commutes.

What does a Lakewood home cost?

We tracked 63 Lakewood sales at a $280,000 median, from $105,000 to $670,000, in the twelve months to August 11, 2026 (Southwest Florida MLS). Villas ran a $305,000 median across 20 sales; the main Lakewood MLS name, which mixes single-family homes and condominiums, ran $295,000 across 34 sales.

Are Boca Ciega Village and Boca Ciega Manor part of Lakewood?

They are adjoining condominiums on Pine Isle Lane that the MLS files under Lakewood, but each has its own association, and neither sits on the master association’s 2025 to 2026 roster (annual meeting minutes, April 15, 2026; DBPR condominium extract). Read each one’s own documents.

Is Lakewood the same as Kings Lake?

No. Kings Lake is a separate neighborhood about 0.12 miles away, with its own master association, no golf course and a Publix inside its boundary. The two are often cross-shopped because they share the same East Naples location and era.

Where does Lakewood’s irrigation water come from?

From Collier County’s reuse system: “Lakewood’s primary source of water for irrigation is provided by Collier County Reuse Department,” and the master supplies it to each home’s timer (master irrigation rules). The master programs the timers, and owners may not change them.

When do Lakewood’s covenants expire?

They do not simply expire. The Declaration ran 50 years from its 1974 recording and then renews automatically for ten-year periods unless owners of two thirds of the lots and living units record a change (1974 Declaration). The first extension began in 2024.

Is Lakewood a good place to live?

For buyers who want a central East Naples location, one-story homes, optional golf and fiber in the fees at a $280,000 neighborhood median, Lakewood fits. The master association describes “a family neighborhood feel” (Lakewood Community Services, About). The trade-offs are flood insurance, older construction and the open golf-land questions. Call Marc at (239) 287-5873 to tour.

Frequently Asked Questions: Seller Edition

These seller answers for Lakewood draw on the same records. Where a figure is owed from the next MLS pull, the answer says so.

What is my Lakewood home worth?

It depends on your product and section. We tracked 63 Lakewood sales, $105,000 to $670,000, in the year to August 11, 2026 (Southwest Florida MLS). Start with a free Lakewood home valuation, or Call Jesse direct at (239) 898-6072 for a confidential price review against your own section’s sales.

How fast are Lakewood homes selling?

Days on market are not in the MLS extract we hold; they are owed in the next pull. What we can say: 63 Lakewood homes closed in twelve months, so buyers are active across all three products (Southwest Florida MLS, closed sales Aug 11, 2025 to Aug 11, 2026).

Should I list my Lakewood villa or condominium against single-family sales?

No. Villas ran $250,000 to $410,000 and the Boca Ciega condominiums $105,000 to $265,000, while the main Lakewood MLS name mixes houses and condominiums from $108,000 to $670,000 (Southwest Florida MLS). Price against your own product.

Does the Evergreen uncertainty lower Lakewood values?

It can affect a buyer’s confidence: a resident leader told the Naples Press in 2023 about two buyers who backed out over the uncertainty (Naples Press, 2023). We address it with the record, not speculation, and show buyers the master’s own minutes.

Does the closed pool and clubhouse matter to buyers?

Some buyers ask. The pool closed on October 31, 2024 and the master will not take it over (pool closing notice). We present Lakewood as a pay-as-you-play golf neighborhood with low shared-amenity costs, which is accurate and appeals to buyers who do not want club dues.

Do I need association approval to sell my Lakewood home?

That depends on your section’s recorded documents. Some Florida associations approve buyers or tenants; your village or condominium Declaration says whether yours does. Either way, order estoppel certificates from your village and the master early.

What estoppel letters will I need?

One from your neighborhood association and one from Lakewood Community Services. They confirm dues, any special assessment and any capital contribution the village charges, and title companies require them before closing.

Who pays for title insurance when I sell in Lakewood?

In Collier County the buyer customarily pays the owner’s title insurance policy; the contract controls. As a seller you typically pay your agent’s commission as agreed, documentary stamp tax on the deed, your mortgage payoff and any prorated dues or taxes.

What disclosures matter most in Lakewood?

Flood history and insurance, roof age, any known drainage issue, and the golf-land situation if your home backs onto a fairway. Nearly every address is Zone AE (FEMA NFHL), so buyers will ask for your flood policy and any elevation certificate.

Should I get an elevation certificate before listing?

If you have one, give it to buyers early; if not, consider ordering one. Collier’s library already holds 151 certificates in and around Lakewood, so check whether yours is on file (Collier elevation certificates).

Should I get a wind mitigation inspection before selling?

Yes for most Lakewood homes. They date from the 1970s and 1980s, before the 2002 Florida Building Code, and a current wind mitigation report shows a buyer’s insurer which features earn credits, which helps the buyer price the home.

Should I renovate my Lakewood home before selling?

Many Lakewood single-family homes have been renovated (Lakewood Community Services, About), so dated homes compete against updated ones. We tell you which repairs return their cost and which do not before you spend.

Does a golf-course view add value in Lakewood?

Usually, but the parcel matters. A view of the operating Lakewood Country Club course and a view of the closed Evergreen fairways are different stories to a buyer. We price each against comparable views.

Does a lake view add value in Lakewood?

Lakes run through the neighborhood, and the master association maintains them; a well-kept lake view is a selling point. We compare your home with sales that share its view type from the MLS remarks after the next pull.

When is the best time to list a Lakewood home?

Naples demand peaks in the winter season, when seasonal buyers are in town and the golf course is busiest, from November through April. We time the launch, photography and pricing to your goals.

Can I sell my Lakewood home to an investor?

Yes, but tell investors about the rental rules first. Single Family I allows rentals with rules and bans room rentals (Single Family I, Do’s and Don’ts); villa and condominium lease rules are in each section’s documents.

How do Lakewood’s fees affect my sale?

Buyers compare monthly costs. Lakewood’s dues include Blue Stream TV and internet up to 600 Mbps, which offsets a bill a buyer would otherwise pay (Blue Stream). We show buyers the full cost picture using your estoppel figures.

Do I have to disclose the Evergreen proposals?

Disclosure duties in Florida turn on known facts that materially affect value. The Evergreen proposals and the closed clubhouse are public, reported facts (Naples Press, 2023). Ask a Florida real estate attorney about your specific duties.

What if my Lakewood village has a special assessment?

The estoppel letter will show it, and the contract decides who pays any assessment levied before closing. Tell us early so we can price and negotiate around it.

How much does it cost to sell a Lakewood home?

Your costs are your agent’s commission as agreed, Florida documentary stamp tax on the deed, payoff of any mortgage, estoppel fees, prorations of dues and taxes, and any repairs you agree to. The buyer customarily pays the owner’s title policy in Collier County.

Can you sell my Lakewood home off market?

Yes. We can market quietly to our qualified-buyer database built over two decades when you want discretion, then go public if needed. Call Jesse direct at (239) 898-6072.

Will buyers’ lenders have trouble with Lakewood condominiums?

Lenders review condominium associations’ budgets, reserves and insurance. Ask your Lakewood Condo I to III or Boca Ciega association for its budget, reserve study and master policy now, so a buyer’s lender is not slowed down later (Florida Statutes 718.112).

How do I prepare a Lakewood home for photos?

Trim the landscaping toward the course or lake, clear the lanai, and replace dead yard-light bulbs, which the single-family association requires anyway (Single Family I FAQ). We provide professional photography, video and drone.

Is now a good time to sell in Lakewood?

Lakewood recorded 63 closings in the year to August 11, 2026 at a $280,000 median (Southwest Florida MLS). Whether now is right depends on your plans and your section’s competition. Request a free Lakewood home valuation and we will tell you plainly.

Can I sell while my Lakewood home is rented?

Usually yes, subject to the lease. A tenant-occupied sale needs coordination for showings, and investor buyers may want the lease to continue. Check your village’s rental rules and the lease terms.

What do buyers ask about the golf course most?

Who owns it, whether it will stay open, and whether they must pay to play. The answers: a private owner, which says it plans to keep the course open; and pay as you play, with seasonal passes (Single Family I news; seasonal passes).

How do I sell a Lakewood home I inherited?

Order the estoppel letters, secure insurance on the vacant home, and talk to the estate’s attorney about authority to sell. We work with personal representatives and out-of-state heirs regularly. Call Jesse direct at (239) 898-6072.

Should I sell my Lakewood home before or after buying another?

That depends on your financing and timing. We can line up your Lakewood sale and your next purchase together; Marc handles the buy side at (239) 287-5873 while Jesse handles your listing.

How do I market a Lakewood home to golfers?

Golfers want to know the course is public, pay as you play and open: Lakewood Country Club is a par 60 course of 3,161 yards from the back tees, with seasonal passes from November through April (course and scorecard; seasonal passes). We put that in the listing, show the fairway from the lanai in the video, and explain to out-of-state buyers that no club dues come with the home.

What should I fix first before selling my Lakewood home?

Start with what a buyer’s inspector and insurer will flag in a 1970s or 1980s home: the roof, the water heater, the electrical panel, plumbing supply lines and any drainage near the slab. A current roof and a wind mitigation report help a buyer insure the home. Cosmetic updates come second; we walk the home with you and rank the list by return.
