What Is Pavia at Treviso Bay, and Why Does One Name Cover Piacere Way and Pavia Court?

Pavia at Treviso Bay is the 62 single-family homes of the Piacere-Pavia plat, Plat Book 48, Pages 1 to 10: 51 Lennar homes on Piacere Way, built 2012 to 2015, and 11 estate homes on Pavia Court, built 2008 to 2015. The MLS files both streets under one label, PAVIA, although they are two different recorded neighborhoods.

That single label is the first thing to understand before you price, list or buy here, because the two streets are two different markets. A Piacere Way home is a roughly 2,000 square foot Lennar pool home on about a fifth of an acre. A Pavia Court home is a roughly 4,200 square foot estate on about three quarters of an acre. On the county’s 2026 preliminary roll there is no home in the plat valued between $1,163,027 and $2,556,547. Every figure on this page is split between the two streets wherever the records allow.

Piacere Way, the 51 homes most Pavia listings describe

Piacere Way is a loop in the northwest corner of Treviso Bay, a short walk from the main gate and directly beside the Club Rilassare pools, fitness center and tennis courts. Lennar built every one of its 51 homes after it bought the land out of foreclosure in 2011, using four floor plans it marketed as the Treviso Bay “Executive Homes”: the Nina, the Victoria, the Sophia and the Isabella. Thirteen of the fourteen MLS records filed as “PAVIA” in the last five years are Piacere Way homes. The recorded Master Declaration names the street as its own neighborhood, “Piacere,” in section 1.24 of the 2021 Second Amended and Restated Declaration (OR 5934 PG 2743 to 2744), and the Master Association’s 2026 fee sheet bills its lawn care as the “Piacere” line.

Pavia Court, the 11 estate homes the name comes from

Pavia Court is a cul-de-sac about a kilometer to the southeast, in the south-central part of Treviso Bay, with a CDD preserve behind the north side and a 5.82-acre CDD lake behind the south side. The 2006 Supplemental Declaration for Pavia at Treviso Bay Neighborhood covers only these 11 lots and says the total number of homes “shall be Eleven (11).” It sets a minimum home size, now 4,000 square feet of enclosed living area, a stricter leasing rule than the rest of Treviso Bay, and a requirement that every house use natural gas. The same section 1.24 of the Master Declaration lists “Pavia” as the Pavia Court neighborhood, separate from Piacere.

Three names, four custodians

The same 62 homes appear under four labels, which is why online descriptions contradict each other. The county plat says Piacere-Pavia. The MLS says PAVIA for homes on both streets, and it has filed at least one Piacere Way sale, 9423 Piacere Way in April 2022, under ITALIA by mistake. The Master Association’s fee sheet uses Piacere for the Piacere Way lawn line and has no Pavia Court line at all. Some listing websites split the plat into two “communities,” Pavia and Piacere, without explaining that they share one recorded plat. On this page, “Pavia” means all 62 homes, “Piacere Way” means Block A and “Pavia Court” means Block B.

Which “Pavia” this page is not about

Pavia is a city in Lombardy, Italy, and a search for the bare name returns almost nothing about Naples. This page covers only the Treviso Bay homes in ZIP 34113. It is not about Pavia Boulevard in Venice, Florida, Pavia Way in Lakewood Ranch, the Pavilion Club condominiums in Naples, or any restaurant named Piacere. Italia Way, another Treviso Bay street, uses house numbers (9406 to 9493) that overlap Piacere Way’s (9414 to 9534), so always check the street name as well as the number.

Living in Pavia as a Homebuyer: What an Ordinary Day Looks Like

Living in Pavia means a detached pool home inside the Treviso Bay gate, on one of two streets with very different settings. Piacere Way homes sit a median 229 meters from the Club Rilassare campus and about a third of a mile from the main gate; Pavia Court homes sit on a quiet cul-de-sac between a preserve and a lake, well away from through traffic.

Both streets share the community’s gate, roads, clubhouse, dining, pools, tennis and pickleball, and both are governed by the Treviso Bay Property Owners Master Association. Beyond that, a morning on Piacere Way and a morning on Pavia Court feel different, and it is worth walking both before you choose.

The practical meaning: a Piacere Way owner can walk to the resort pool, the fitness center and the tennis courts in a few minutes and reach US 41 quickly, but drives or takes a golf cart to the main clubhouse and the first tee. A Pavia Court owner is roughly equidistant from both amenity centers and farther from the gate.

What sits behind each house

The county parcel lines show what every lot backs onto. On Piacere Way, the 22 homes on the east side (even numbers 9426 to 9534) back onto a 4.42-acre CDD lake; the 17 homes on the west side (odd numbers 9415 to 9479) back onto an 11.18-acre Master Association buffer tract; the 9 homes on the north loop (9483 to 9511 and 9525) back onto a 20.53-acre CDD preserve; and the three homes at the south end (9414, 9418 and 9422) back onto the Club Rilassare campus itself. On Pavia Court, the six homes on the north side (odd numbers 9601 to 9621) back onto CDD preserve, and the five homes on the south side (even numbers 9602 to 9620) back onto a 5.82-acre CDD lake.

Water and preserve views, and no golf-course frontage

No home in the Piacere-Pavia plat touches a golf-course parcel. The nearest Golf Club land is 822 to 1,013 meters from Pavia Court and about 1.8 to 2.1 kilometers from Piacere Way. That surprises buyers who assume a golf-bundled home must look at a fairway. Here the golf membership is a right attached to the lot, not a view, and the views are water, preserve or the Club Rilassare grounds.

Who lives here

The county roll gives an honest picture of ownership. For tax year 2026, 17 of the 51 Piacere Way homes and 6 of the 11 Pavia Court homes carry a homestead exemption, so most Pavia homes are second homes or seasonal residences. Owner mailing addresses on Piacere Way are in Florida for 28 homes, Ontario for 7, Massachusetts for 3, New York and Illinois for 2 each, and other places for 9; on Pavia Court they are Florida 6, Michigan 2, Ontario 2 and Massachusetts 1. Treviso Bay is all-ages, so families with children are as welcome as retirees.

The edge of Treviso Bay

Piacere Way sits near the northwest edge of the community, close to the main gate, with the Club Rilassare campus at its south end and the Ponte Rialto neighborhood beyond the buffer tract on its west side. Pavia Court is interior: across its lake lie the Lipari Court estates, and about 50 meters away sits a 12.24-acre vacant tract owned by the Master Association. That is 15 recorded resales: 13 MLS closings filed as PAVIA, one filed under ITALIA and one county-only sale, deduplicated by parcel and date against the county roll. None is a builder-direct sale: the last new-home closing in the plat was a Stock home on Pavia Court in December 2015. The 9487 Piacere Way pair shows why a county-only sale matters: a home recorded at $1,050,000 in March 2022 sold on the MLS for $1,600,000 in September 2022.

What is for sale right now

On September 23, 2026 one Pavia home was listed and none was pending: 9479 Piacere Way, an Isabella on a 0.38-acre lot on the west side of the street, at $1,699,000 after 21 days on market. Lennar sold that home new in February 2014 for $519,000, and it has never resold. At that asking price it would be the third-highest Piacere Way sale on record, behind 9534 Piacere Way’s $1,825,000 in January 2025 and 9510 Piacere Way’s $1,710,000 in November 2024.

The arc is clear: Piacere Way resales ran $540,000 to $760,000 from 2014 to 2020, jumped to $1.45 million to $1.65 million in 2022, peaked at $1.71 million to $1.825 million between November 2024 and January 2025 on lake-side Victoria and Isabella homes, and eased to $1.125 million to $1.35 million in the last 12 months, with longer marketing times and sale prices of 86.4 to 98.2 percent of list. The 2024 per-foot peak includes the one Pavia Court estate sale.

Why Is Pavia’s Value Range the Widest in Treviso Bay?

Pavia’s value range is the widest in Treviso Bay because one recorded plat holds two different products: 51 Lennar homes of about 2,000 square feet on fifth-of-an-acre lots and 11 estates of about 4,200 square feet on three-quarter-acre lots. The 2025 certified county values ran from $1,054,476 to $4,991,886, a spread of 4.73 times.

No other Treviso Bay single-family plat comes close: Italia’s spread was 2.27 times in 2025 and Montiano, home of The Peninsula, 2.70 times. The range is not noise. It is the record of six separate things, each of which you can check on the county roll or in a recorded document.

Two products on one plat

The Piacere Way homes are Lennar production homes of 1,646 to 2,252 square feet of county base area; the Pavia Court homes are 4,050 to 5,373 square feet. That is about twice the living area on about 3.6 times the land (median lots of 0.20 and 0.73 acre). The Property Appraiser grades them differently too: every Piacere Way home is building class RC-10 (quality code 4), while nine Pavia Court homes are RC-20 and two are RC-25 (quality code 5).

A recorded minimum size, on one street only

Only Pavia Court carries a recorded minimum. The 2006 Pavia declaration required 4,500 square feet of enclosed living area and limited the street to 11 homes; a 2012 Certificate of Amendment recorded by Lennar (OR 4857 PG 1089) cut the minimum to 4,000 square feet. Stock’s nine homes were built just above that line, at 4,050 to 4,249 square feet of county base area. Piacere Way never had a surviving size rule.

Lot position inside Piacere Way

The county prices lot position, and so do buyers. On the 2026 preliminary roll the land line for a 0.20-acre Piacere Way lot on the lake side is $474,776, against $435,752 to $447,361 on the west side, $414,935 at the 0.16-acre Club Rilassare end and $466,048 to $632,549 on the larger preserve lots. Over the 60-month window, lake-side resales had a median of $1,650,000 ($734 per base square foot, 7 sales), west-side resales $1,275,000 ($696, 4 sales) and preserve-side resales $1,263,000 ($664, 3 sales). Those are small samples, but the order matches the county’s.

Same plan, different side of the street

Holding the plan constant shows the same thing. On the 2026 preliminary roll the median Victoria is valued at $916,111 on the west side (8 homes), $994,976 on the lake (12) and $960,202 on the preserve (3); the median Isabella at $1,032,900 west (5), $1,113,858 lake (7) and $1,126,910 preserve (3).

The top and bottom of the range

The top of the range is two custom homes built before Lennar arrived. 9610 Pavia Court, finished in 2009, is the largest house in the plat by adjusted area (6,768 square feet) and carried the highest 2025 certified value, $4,991,886; 9602 Pavia Court, finished in 2008 with 5,373 square feet of base area, now carries the highest 2026 preliminary value, $3,970,992. The bottom is 9419 Piacere Way, a Nina, at $837,211 for 2026, and 9418 Piacere Way, a Sophia on a 0.16-acre lot at the campus end, at $1,054,476 for 2025.

Remodels widen it further

Buyers are renovating after they close. County permits show a $149,000 alteration at 9454 Piacere Way (May 2025), $94,500 at 9510 (December 2024), $99,000 at 9522 (June 2026), $45,000 at 9534 (March 2026) and a $100,000, 407 square foot addition at 9614 Pavia Court (December 2025), plus a $41,000 aluminum structure there. A renovated Isabella and an original one are not the same comparable.

The county’s 2026 reset

The 2026 preliminary roll cut values across the plat, hardest on Pavia Court land. Median just value fell 19.6 percent on Piacere Way and 30.3 percent on Pavia Court between 2025 and 2026. Pavia Court land lines dropped from $1.87 million to $3.04 million in 2025 to $634,935 to $723,118 in 2026, and land fell from 53 percent to 24 percent of Pavia Court’s total value. That is a county method change, not a sale signal: no Pavia Court home has sold since February 2024.

Pavia homes sold in a median of 45.5 days over the 60 months to September 23, 2026 (10 MLS closings with a recorded marketing time), at a median of 95.3 percent of list price. The last 12 months were slower: 149 days and 90.0 percent on three Piacere Way sales.

What the fast sales have in common

The quickest Pavia sales were priced at or near the market on the day they listed. 9419 Piacere Way sold in 3 days in May 2024 at its full $1,275,000 list price; 9454 Piacere Way sold in 6 days in June 2022 at $1,650,000 against $1,699,000; and 9605 Pavia Court sold in 22 days in February 2024 at $3,600,000. Two of those three are lake or preserve homes.

Where the slow sales come from

The slow sales all came after the late-2024 to early-2025 peak, when buyers had more choice and more time. 9522 Piacere Way took 260 days and sold at 98.2 percent of its final list price; 9451 Piacere Way took 149 days and sold at 86.4 percent of its list; 9458 Piacere Way took 118 days at 86.9 percent; and 9454 Piacere Way’s second sale, in April 2025, took 71 days at 89.2 percent. The lowest ratio in the 60-month record was 80.9 percent, on 9605 Pavia Court, which listed at $4,449,000 and sold at $3,600,000.

What this means for a list price

In a plat with 51 near-identical Lennar homes, buyers compare plan to plan and side to side. A Piacere Way home priced from the last 12 months of same-plan sales, adjusted for its lot and its condition, has sold quickly; one priced from the 2024 peak has sat. A Pavia Court home has no 12-month comparable at all, so its price has to be built from the 2024 sale, the county’s building data and the estate sales in the neighborhoods around it.

How Much Have Pavia Homes Appreciated Since Lennar and Stock Sold Them?

Pavia homes have more than doubled since their builders sold them. The 12 Piacere Way homes whose latest resale fell in the 60 months to September 2026 gained a median of 168 percent over their original Lennar price, a median of $820,250, or 10.4 percent a year compounded.

Piacere Way, from $417,500 to $1.8 million

Lennar closed its 51 Piacere Way homes between July 2012 and June 2015 at $417,500 to $675,000, a median of $492,800. By closing year the median was $458,800 in 2012 (6 homes), $492,800 in 2013 (33), $504,500 in 2014 (8) and $575,300 in 2015 (4, the last homes at the Club Rilassare end). Across all 34 Piacere Way homes that have resold at least once, the median gain from the Lennar price to the latest resale is 48.2 percent, because many resold between 2016 and 2020 at $590,000 to $760,000. The homes that waited are the ones that doubled.

Pavia Court, from $1.2 million to $3.6 million

Stock sold its nine Pavia Court homes between August 2014 and December 2015 at $1,220,200 to $1,737,200, a median of $1,435,600. Five of the 11 Pavia Court homes have resold since; their median gain is 58.3 percent. The standout is 9605 Pavia Court: $1,220,200 new in November 2015, $1,530,000 in 2019 and $3,600,000 in February 2024, a 195 percent gain in just over eight years. 9617 Pavia Court went from $1,546,600 new in 2015 to $2,449,000 in May 2021. Six Pavia Court homes are still with their first owners.

Seventeen Piacere Way homes have never resold

Seventeen of the 51 Piacere Way homes are still owned by the buyer who bought from Lennar: 9414, 9415, 9426, 9427, 9434, 9435, 9438, 9442, 9450, 9462, 9463, 9466, 9479, 9503, 9514, 9518 and 9530. For a seller in one of those homes, the capital gain since 2012 to 2015 is the single largest number in the decision, and it is worth talking to a tax adviser before you list.

How Does Pavia Compare With Other Treviso Bay and Naples Single-Family Neighborhoods?

Pavia’s Piacere Way is the smallest-lot, lowest-valued single-family product in Treviso Bay alongside Via Veneto and Ponte Rialto, all around 2,000 square feet, while Pavia Court has the largest lots in the community, a 0.73-acre median against 0.48 acre on Lipari Court and 0.34 acre at The Peninsula.

Via Veneto’s county values show no change between 2025 and 2026, and the Property Appraiser codes its homes in a condominium valuation class although they are fee-simple lots, so read its value line with caution. On the Pavia rows, 14 county-recorded Piacere Way resales include the county-only March 2022 sale; the 60-month MLS count for the street is 12.

Pavia Court against the estate tier

For homes of 3,500 square feet or more in the same two ZIP codes and window, the medians were Isles of Capri $4,587,500 ($1,050 per sq ft, 2 sales), Isles of Collier Preserve $3,300,000 ($794, 5), Treviso Bay $2,865,000 ($809, 3, none on Pavia Court), Caymas $2,826,788 ($723, 6), Fiddler’s Creek $2,800,000 ($758, 15), Lely Resort $2,499,000 ($597, 11) and Esplanade by the Islands $2,100,000 ($471, 11). The last Pavia Court sale, $3,600,000 at $878 per MLS square foot in February 2024, would sit near the top of that band.

How Pavia Was Built: From V.K.’s 2006 Plat to Lennar and Stock

Pavia was platted in 2006 by Treviso Bay’s original developer, stalled in the 2008 to 2011 collapse, and was finished by two builders: Lennar, which built all 51 Piacere Way homes from 2012 to 2015 after buying the land out of foreclosure, and Stock, which built nine of the 11 Pavia Court estates in 2014 and 2015.

That history explains nearly everything unusual about the neighborhood today: why Piacere Way has no covenants of its own while Pavia Court does, why ten Pavia Court lots were added to the golf club one or two at a time, why two Pavia Court houses are older and larger than the rest, and why the Club Rilassare campus sits on land that was once part of this plat.

December 2006: one plat, two neighborhoods

On December 15, 2006, Treviso Bay Development, LLC and Treviso Bay Club and Spa, LLC recorded the plat of Piacere-Pavia, Plat Book 48, Pages 1 to 10, a replat of part of the original Treviso Bay plat plus additional land in Sections 30 and 31, Township 50 South, Range 26 East. Block A was labeled “Piacere,” 51 lots; Block B was labeled “Pavia,” 11 lots. The same plat created the roads, lakes, preserves, buffer tracts and three “future development” tracts that would later become other neighborhoods.

Two neighborhood declarations, one of which never took effect

The same day, a separate company, R&D Italia Villas, LLC, recorded a 47-page Declaration of Covenants, Conditions and Restrictions for Piacere at Treviso Bay (OR 4154 PG 2505) as “contract purchaser” of Block A. It created a Piacere neighborhood association with its own assessments and even called for “the automatic entry system and gates into the Properties.” Five days later, on December 20, 2006, the developer recorded the 11-page Pavia supplemental declaration (OR 4156 PG 3815) for Block B. The Piacere association, Sunbiz document N06000011940, filed annual reports for 2007 and 2008 only and was administratively dissolved on September 25, 2009. No Pavia association was ever formed.

2006 to 2011: three Pavia Court lots sold, then the collapse

Before the market turned, the developer sold only three Pavia Court lots. Lot 11 (9602 Pavia Court) sold in January 2007 for $930,000 and was built in 2008 by the owners’ own building company. Lot 9 (9610 Pavia Court) was deeded in December 2006 to SCE Partners LLC as part of a multi-lot purchase, and Gulfshore Homes Construction filed a notice of commencement in March 2007; the house was finished in 2009 but went through construction liens from 2008 to 2010 and a 2011 lis pendens before selling for $1,500,000 in March 2011. Lot 10 (9606 Pavia Court) was sold in April 2007 as a vacant lot and changed hands twice more before Stock’s STBD, LLC bought it in June 2014 for $525,000. Everything else stayed with the developer, and in 2010 and 2011 the Wentworth Estates CDD recorded lis pendens naming the plat’s future-development tracts during the developer’s litigation with lenders and contractors.

December 2011: Lennar takes title

On December 2, 2011, the Clerk recorded the Certificate of Title in Case No. 09-11166-CA, Wachovia Bank, N.A., as administrative agent, against VK Holdings Treviso Bay, LLC and others (OR 4742 PG 962). It conveyed “ALL OF THE PLAT OF PIACERE-PAVIA,” less the lake tracts and “LESS AND EXCEPT LOTS 9 THROUGH 11, ‘PAVIA’ BLOCK ‘B’,” to Lennar Homes, LLC. Those three exceptions are the three lots the developer had already sold.

March 2012: golf added, the Piacere declaration ended

Lennar moved quickly. On March 15, 2012 it recorded the Treviso Bay Golf Club Declaration (OR 4774 PG 2841), whose Exhibit A-1 lists “Lots 1 thru 51, inclusive, Block A, Piacere-Pavia.” Eight days later, on March 23, 2012, it recorded a Certificate of Amendment (OR 4777 PG 3040) reciting that R&D Italia Villas “did not own and in fact never owned or acquired title to the Property,” and it withdrew Block A “and extinguishes and terminates said Piacere Declaration.” From that day Piacere Way has been governed only by the Master Declaration and the Golf Declaration.

2012 to 2015: Lennar builds Piacere Way

Lennar filed its first Piacere Way notices of commencement in January 2012 and closed its first home in July 2012. It marketed the street as “Piacere, Executive Homes” on its April 2012 Treviso Bay site plan, which also shows a “Future Sports Facility” between Piacere and Vercelli, the campus that became Club Rilassare. Pavia Court does not appear on that plan. Every one of the 51 Block A lots has a deed from Lennar Homes, LLC in the Clerk’s index; 33 of the 51 closed in 2013, and the last four, at the campus end, closed in 2015.

2012 to 2015: Stock builds Pavia Court

Lennar did not build on Pavia Court. Under a purchase agreement dated May 11, 2012, it sold Lots 1 through 8 to STBD, LLC, a Stock Development company (Sunbiz document L12000119608, filed September 18, 2012), and recorded a Notice of Interest in Real Property against each lot (for example Instrument 4897173, OR 4971 PG 31, October 1, 2013) securing an “Additional Purchase Price … paid as and when Purchaser conveys each lot … together with a residence constructed thereon.” Lennar released each notice as each home sold. Single-lot purchases by STBD from Lennar were recorded at $331,500 in 2014. Stock Construction LLC filed notices of commencement on Lots 1 to 8 and Lot 10 between November 2013 and April 2015, and STBD sold the nine finished homes between August 2014 and December 2015 for $1,220,200 to $1,737,200. In April 2013 Gulfshore Life described Stock’s position in Treviso Bay as part of a plan to “control a good portion of the high-end luxury planned community market.”

The plat that became three other places

Piacere-Pavia was a master plat, and three of its tracts became something else. The October 2012 Tract FD-2 Replat (Plat Book 52, Pages 5 to 6) created the 7.67-acre parcel at 9323 Treviso Bay Boulevard that is now the Master Association’s Club Rilassare campus. The July 2013 Bella Firenze plat (Plat Book 53, Pages 68 to 70) replatted Tract L-5 and part of Tract FD-3 into the 55-home Bella Firenze neighborhood. The May 2014 Ponte Rialto plat (Plat Book 55, Pages 40 to 44) replatted part of Tract FD-1. What remains of Tract FD-3, 12.24 acres, is still vacant and owned by the Master Association.

Piacere Way Homes: Lennar’s Nina, Victoria, Sophia and Isabella Floor Plans

Piacere Way’s 51 homes are Lennar’s Treviso Bay “Executive Homes,” detached pool homes in four plans: the Nina (about 1,649 square feet), the Victoria (about 1,850 to 1,900), the Sophia (about 2,032) and the Isabella (about 2,246). Lennar’s January 2012 prices started at $419,990 for the Nina and $479,990 for the Isabella.

Plan names come from Lennar’s own archived pages; which plan each house is was matched from the county’s measured base area, because the county does not record plan names. MLS listings confirm the match: every 1,901 square foot MLS record is a two-bedroom-plus-den Victoria, every 2,246 to 2,250 square foot record is an Isabella.

The Victoria, the street’s most common plan

Nearly half of Piacere Way, 23 of 51 homes, is the Victoria. Lennar’s 2012 plan list called it 1,850 square feet with two bedrooms and two baths; its resource center describes two bedrooms plus a den, two baths and a pool bath, and the homes as built measure about 1,900 square feet on the county roll. The MLS lists them as “2+Den/2(1).” Treat the Victoria as a two-bedroom home with a flexible third room, which is exactly how buyers use it.

The Isabella, the largest plan

The Isabella is the largest Piacere Way plan, 17 homes at about 2,246 to 2,252 square feet. Lennar sold it as three bedrooms plus a den with two baths; some MLS records list it as four bedrooms, counting the den. It is the plan behind the highest Piacere Way resale on record, 9534 Piacere Way at $1,825,000 in January 2025, and behind both $1,650,000 sales of 9454 Piacere Way.

The Sophia and the Nina

The Sophia, nine homes at about 2,014 to 2,022 square feet, is the only plan with three full baths. The Nina, the smallest plan at about 1,646 square feet, was built only twice, at 9419 and 9442 Piacere Way. 9419 is recorded by the MLS with 2,073 square feet and three bedrooms, which matches the county’s adjusted area rather than its base area; ask for the floor plan before you compare it with another Nina.

Why listing sizes disagree

Four different size figures circulate for the same homes. Lennar’s marketing size, the county’s base area (the heated living space), the county’s adjusted area (which weights garages, lanais and porches and runs about 400 square feet higher), and the MLS living area entered by the listing agent. The state tax-roll “living area” that some websites quote is the adjusted area, so a Victoria appears as 2,323 square feet there. For price per square foot, use base area or MLS living area, and never mix them.

Pools, spas and screen enclosures

The county roll records a private pool at 50 of the 51 Piacere Way homes (9475 has a spa only), a spa at 47 and a screen enclosure at all 51. Later additions on the roll include a new pool, spa and enclosure at 9442 in 2017 and new enclosures or decks at 9487, 9525, 9518 and 9503 between 2014 and 2023. Every Piacere Way home has an attached two-car garage.

What Lennar charged, plan by plan

Lennar’s recorded closing prices ran above its advertised “from” prices, as options and lot premiums were added. The median closing price was $476,000 for the Victoria (23 homes, $419,000 to $560,600), $504,000 for the Sophia (9, $454,000 to $675,000) and $509,000 for the Isabella (17, $456,600 to $580,600); the two Ninas closed at $417,500 and $470,000. Lennar’s standard-features sheet for the collection was not captured by the Internet Archive, so we do not publish a features list for these homes.

Pavia Court Estates: Eleven Homes on the Largest Lots in Treviso Bay

Pavia Court is 11 estate homes of 4,050 to 5,373 square feet of county base area on lots of 0.68 to 0.97 acre, the largest lots in Treviso Bay. Nine were built by Stock in 2014 and 2015; two are earlier custom homes, finished in 2008 and 2009. Every one has a private pool.

The Wentworth Estates CDD classifies all 11 as “150’ Lot” parcels, and they are the only 150-foot lots in the district’s entire assessment roll; every Piacere Way lot is a “50’ Lot.” That distinction follows the homes onto the tax bill, as the fee section shows.

The nine Stock homes

The nine Stock homes, at 9601, 9605, 9606, 9609, 9613, 9614, 9617, 9620 and 9621 Pavia Court, are close to identical in size on the county roll: 4,050 to 4,249 square feet of base area and 5,044 to 5,324 square feet of adjusted area, all building class RC-20. That pattern fits a small set of Stock plans built to the recorded 4,000 square foot minimum. The one Pavia Court home listed on the MLS in five years, 9605, was described as four bedrooms plus a den, four full baths and one half bath, with 4,102 square feet. Stock’s own websites have no archived Treviso Bay pages, so we do not publish plan names for these homes.

9602 and 9610, the two older customs

9602 Pavia Court (Lot 11) was built in 2008 on a lot bought from the original developer; it has 5,373 square feet of base area and 6,639 of adjusted area, class RC-25. 9610 Pavia Court (Lot 9) was built in 2009 by Gulfshore Homes Construction for SCE Partners; it has 4,513 square feet of base area and 6,768 of adjusted area, also RC-25, with a pool and spa on 0.81 acre on the lake. They are one quality class above the Stock homes and they carry the two highest 2026 preliminary values on the plat. 9610 is also the one home in the plat with no recorded golf instrument, which the golf section explains.

Lots, pools and garages

Pavia Court lots run 0.68 to 0.97 acre, median 0.73. The county roll shows a pool at all 11, a spa at 10 and a screen enclosure at 8 (none at 9602, 9610 or 9614). The Pavia declaration requires an enclosed garage for two to four cars with automatic doors and bars converting a garage to living space without the approval of the Master Association and the declarant. The county elevation certificates record attached garages of 734 square feet at 9617 and 1,129 square feet at 9601.

Built to the covenant

The Pavia declaration shaped these houses: tile roofs of at least 4:12 pitch, a height limit of 35 feet above base flood elevation, at least 30 feet between buildings, pool and air-conditioning equipment screened by landscaping or a wall, and natural gas for the water heater, the range and the dryer connection. The architectural section below sets out each rule with its recorded source.

The second-largest single-family plat, and the most varied

With 62 homes, Piacere-Pavia is the second-largest single-family plat in Treviso Bay after Vercelli’s 76, and no other plat holds such different houses. Piacere Way’s median home has 2,014 square feet on 0.20 acre; Pavia Court’s has 4,190 square feet on 0.73 acre. A buyer comparing the two is really comparing a Lennar production home with a custom estate, and the prices say so.

People search for these homes by address far more than by neighborhood name: 23 individual Piacere Way and Pavia Court addresses autocomplete in Google, while “Pavia at Treviso Bay” does not. Plan names are matched from county base area to Lennar’s published plan sizes; “backs onto” is read from the county parcel polygons, not from aerial photos.

A Pavia deed or title commitment describes the land as “Lot [number], Block A, Piacere-Pavia” (Piacere Way) or “Lot [number], Block B, Piacere-Pavia” (Pavia Court), “according to the plat thereof, as recorded in Plat Book 48, Pages 1 through 10, of the Public Records of Collier County, Florida.” Because lot numbers restart in Block B, “Lot 1” alone is ambiguous: it is 9415 Piacere Way in Block A and 9601 Pavia Court in Block B. That confusion appears in the public record. An October 2013 deed to Stock’s company described Block A Lot 1, and in December 2013 that lot was deeded back to Lennar while Lennar deeded Block B Lot 1 to Stock, which reads as a correction of the block letter; and a 2014 FEMA letter describes 9601 Pavia Court as “Lot 1, Block B, Lipari-Ponziane,” although the county roll, the state cadastral file, the county address point and the home’s own elevation certificate all say Piacere-Pavia.

Addresses that look like Pavia but are not

Three county address points on Piacere Way are not homes: 9410 Piacere Way is the entry feature on a Master Association tract, 9469 Piacere Way is a utility asset on the road tract, and 9538 Piacere Way is a structure on the CDD preserve tract. Italia Way house numbers (9406 to 9493) overlap Piacere Way’s, so “9459” can be a Piacere Way Victoria or an Italia Way estate. And the Treviso Bay Club Rilassare campus at 9323 Treviso Bay Boulevard sits on land replatted out of this plat, but it is Master Association property, not part of Pavia.

Is Golf Included With a Pavia Home? The Recorded Answer, Lot by Lot

Golf is attached to 61 of the 62 Pavia homes by recorded document. All 51 Piacere Way lots are named in the Treviso Bay Golf Club Declaration’s Exhibit A-1 of 2012, and ten Pavia Court lots were added by five supplemental declarations from 2012 to 2016. Pavia Court Lot 9, 9610 Pavia Court, has no golf instrument of record.

That is a stronger answer than any listing remark. At Treviso Bay, 825 of the community’s 1,431 homes carry a bundled TPC Treviso Bay golf membership, and the Master Association’s FAQ says the golf homes were “selected by the developer.” The only way to know whether a particular Pavia home is one of them is to read the recorded instruments, so we read all of them.

How golf attaches to a Treviso Bay lot

Section 2 of the Golf Club Declaration says the lots bundled with golf memberships “will be subjected to this Golf Declaration by their inclusion in Exhibit ‘A’ to the Declaration, by written consent and joinder to the Golf Declaration or by Supplemental Declaration adding such Lots.” Membership is mandatory for the owner of every lot submitted and runs with the land. The owner joinder pages used on Pavia Court say a buyer “shall hereafter take title subject to the Golf Declaration which shall be a covenant running with the land and can only be withdrawn pursuant to the terms of the Golf Declaration” (OR 4822 PG 1409).

Piacere Way: named in Exhibit A-1 on day one

Exhibit A-1 of the March 15, 2012 Golf Club Declaration (OR 4774 PG 2866) reads “Lots 1 thru 51, inclusive, Block A, Piacere-Pavia, a subdivision according to the plat thereof, as recorded in Plat Book 48, at Pages 1 thru 10.” The December 2018 Amended and Restated Golf Declaration (OR 5582 PG 3518) lists the same lots again in its Exhibit A (OR 5582 PG 3545). Two recorded instruments, same answer: every Piacere Way home is a golf home.

Each supplement was recorded by Lennar as the golf declarant with the owner’s consent and joinder attached, usually within months after the Stock home was sold. The March 2016 supplement lists Lot 7 a second time, but its joinder page for “Lot 7” is for a Lipari Court lot, so the Pavia Court listing reads as a clerical slip; Lot 7 was already joined in August 2015.

Lot 9: the one Pavia home without a golf instrument

We searched the full Clerk legal index for the plat (577 of 577 records), the Treviso Bay Golf Club party index (57 of 57) and the 2018 restated declaration’s Exhibit A. None names Block B Lot 9, 9610 Pavia Court. That house was the first built on the street, a 2009 custom home finished before any golf declaration existed, and it sold in 2011 without one. The recorded record therefore shows 9610 as a non-golf lot. A record can only prove what was recorded, so a buyer of that home should confirm its status with a Golf Club estoppel before closing, and a buyer of any other Pavia home should do the same.

Why the 2018 restated exhibit does not list most of Pavia Court

The 2018 restated Golf Declaration rebuilt Exhibit A from the supplements recorded through December 2014. It includes Pavia Court Lots 10 and 11 (reproducing OR 4822 PG 1408) but not the four supplements of 2015 and 2016 that added Lots 1 through 8. No withdrawal of those lots has been recorded, and the Golf Declaration says a submitted lot can be withdrawn only under its own terms, so Lots 1 through 8 remain submitted. The MLS agrees on every Pavia Court record present: 9605 Pavia Court was listed in 2023 with golf dues. A May 2023 Golf Club Certificate of Amendment (OR 6242 PG 3925) changed operating sections and added no land.

What the MLS dues fields show

Over five years, 11 of the 12 PAVIA MLS records that carry fee data show a mandatory club fee: $3,680 in 2021 and 2022, $4,150 on the 2023 Pavia Court listing, $4,310 in 2024, about $4,870 in 2025 and $5,350 in 2026, which is the 2026 Golf Association line on the fee sheet. The records that show $0 are blank or mis-keyed entries on Piacere Way lots that are all in Exhibit A-1. Agent-entered fields are a signal, never a substitute for the recorded document.

How to confirm golf status for a specific Pavia home

Ask for three things before you sign or, at the latest, during your inspection period: the Master Association estoppel with the Golf Club charges shown on it; a title search that pulls the Golf Declaration Exhibit A-1 (Piacere Way) or the supplement and joinder naming the lot (Pavia Court); and the seller’s most recent Golf Club statement. The Master Association’s Realtor Information page explains how to order the estoppel.

What a non-golf owner still gets

Every Treviso Bay owner, golf or not, belongs to the Master Association and uses the clubhouse, dining, Club Rilassare pools, fitness, tennis, pickleball and bocce. The Golf Club Declaration lets the Golf Club board open the course to non-golf members, which is the basis for the course’s seasonal public window. What a non-golf owner does not have is the right to play as a member year-round. The Golf Declaration provides for adding a lot by consent and joinder, which is how the Pavia Court lots were added; whether the club would accept a joinder for Lot 9 today is a question for the Golf Club.

What Amenities Come With a Pavia Home?

A Pavia home comes with a private pool on 61 of the 62 lots and full use of Treviso Bay’s Master amenities: the Club Rilassare campus next to Piacere Way, with its resort pool, fitness, spa and tennis, and the main TPC Treviso Bay clubhouse and dining. Golf comes with 61 of the 62 homes by recorded document.

The county roll and the developer’s recorded documents show what exists, and where. Pavia is the neighborhood physically attached to the Club Rilassare campus, because that campus was carved out of this plat.

Club Rilassare, next door to Piacere Way

The Master Association’s campus at 9323 Treviso Bay Boulevard sits on the 7.67-acre Tract FD-2 Replat of the Piacere-Pavia plat. The county roll records three buildings of 9,580, 3,461 and 869 square feet (2013), a 6,400 square foot resort pool, a 232 square foot pool, a spa and a 64,800 square foot tennis-court surface. As designed in Lennar’s 2015 filing for the neighboring Coach Homes II, the campus held a 2,500 square foot fitness center, a 1,500 square foot salon and spa, a 2,000 square foot aerobics room, a café bar, nine lighted tennis courts (eight for play, one for practice), two bocce courts and a half basketball court (Coach Homes II prospectus). County permits show the campus is still being invested in: a $980,000 building addition permitted in 2024 and a $58,000 kitchen hood the same year. The three Piacere Way homes at 9414, 9418 and 9422 back directly onto it.

The main clubhouse and TPC Treviso Bay

The main clubhouse at 9800 Treviso Bay Boulevard, completed in 2016, holds the restaurant and bar and the golf operations for TPC Treviso Bay, the Arthur Hills course managed by Troon Privé. From Piacere Way it is about 1.4 miles by straight line; from Pavia Court about 0.7 mile. Every Master member owes the $750 annual food and beverage minimum, due by December 31, according to the 2026 Annual Fee Sheet.

Private pools instead of a neighborhood pool

Pavia has no neighborhood pool of its own and does not need one: the county roll shows a private pool at 50 of the 51 Piacere Way homes and at all 11 Pavia Court homes. Treviso Bay’s five satellite pools sit in other neighborhoods; none is on Piacere Way or Pavia Court.

Tennis, pickleball and bocce

Tennis is at Club Rilassare. The 2025 Master Rules list pickleball as its own destination alongside Club Rilassare and the clubhouse. We do not publish a pickleball court count, because no association document states one.

What there is not

There is no marina, boat dock or kayak launch in Treviso Bay, and no Pavia home has water access to the Gulf; the lakes behind Piacere Way and Pavia Court are CDD lakes. There is no separate “social membership” product: social privileges are simply what every Master member receives.

What Does It Cost to Own in Pavia? The Full 2026 Fee Stack

A golf-bundled Piacere Way home costs about $19,259 a year in recurring community charges in 2026, about $1,605 a month; a golf-bundled Pavia Court home about $18,625, because it pays no lawn line but a larger CDD debt line. The MLS “total recurring fees” of $16,106 leaves out the CDD entirely.

There is no neighborhood association in Pavia, so there are no neighborhood dues. Every line below is billed by the Master Association, the Golf Club or the Wentworth Estates Community Development District, and each is cited to its own document.

The Master Association line

Every Treviso Bay home pays the same $7,420 Master line. It covers common-area maintenance and security, a bulk Comcast cable and internet package ($885, or $362 for internet only), a reserve contribution and a capital reserve contribution. The Master Association also owns the roads through Pavia: Piacere Way is Tract R-7 and Pavia Court Tract R-10 on the plat, and in 2024 the Association granted the CDD an irrigation, utility and access easement over them (OR 6363 PG 2288).

The Golf Association line

$5,350 a year buys the bundled golf membership that runs with the lot: $3,850 in dues, $1,400 in reserves and $100 in capital. Agent-entered MLS records show the line rising from $3,680 in 2021 and 2022, about 45 percent in five years.

The Piacere lawn line, and why Pavia Court has none

The Master Declaration lets the Master Association maintain lot landscaping and charge the cost as a specific assessment to one neighborhood. The 2026 fee sheet lists ten single-family lawn lines, including “Piacere” at $2,586, down from $2,777 in 2024 and up from $2,511 in 2025. There is no “Pavia” line, and the one Pavia Court MLS record in five years (9605, 2023) shows $0 in that field, so Pavia Court owners appear to maintain their own landscaping. Confirm it on the estoppel for the specific address.

The CDD line the MLS leaves out

Wentworth Estates is a Chapter 190 community development district that owns Pavia’s lakes and preserves and collects its assessments on the county tax bill, not through the Association. Its FY2027 budget charges every residential lot $1,499.21 for operations and maintenance plus a debt-service line that depends on lot class: $1,653.89 for a “50’ Lot” (all of Piacere Way) and $3,606.25 for a “150’ Lot” (all of Pavia Court); one Pavia Court lot is billed at a “150’ Lot partial” rate of $3,152.72, consistent with a partial prepayment. The MLS total of $16,106 on a 2026 Piacere Way listing is exactly $7,420 plus $5,350 plus $2,586 plus $750, so the true annual carrying cost is $3,153.10 higher on Piacere Way and $5,105.46 higher on Pavia Court than the MLS suggests. The district’s Series 2021 debt is level through fiscal 2037, so at today’s rates roughly 11 more years remain: about $18,200 on a Piacere Way lot and about $39,700 on a Pavia Court lot, before any prepayment.

What we could not verify

Three items are not in any public document we found: which Pavia Court lot carries the partial CDD debt rate; whether the Master Association bills Pavia Court owners any landscaping charge under another label; and the Golf Club’s written confirmation of Lot 9’s status. Each is answered by the estoppel for the specific address.

What a Pavia Buyer Pays at Closing

A resale buyer of a golf-bundled Pavia home pays $15,799 in known community charges at closing in 2026: a $7,500 Master capital contribution, a $7,500 Golf Club capital contribution, a $250 Rookery Bay grant fee and $549 in application, estoppel and set-up fees. A buyer of 9610 Pavia Court, with no golf instrument, would pay $8,299.

There is no neighborhood-level transfer, estoppel or capital fee, because there is no Pavia or Piacere association.

The Rookery Bay fee, explained

The $250 line is the Rookery Bay Environmental Grant Fee, collected on every Treviso Bay transfer under the Master Declaration for resource management on the lands of the Rookery Bay National Estuarine Research Reserve, the protected estuary near the community: prescribed burning, exotic plant removal, hydrology and education, administered through the National Fish and Wildlife Foundation.

Who pays what

The fee sheet names the charges; the purchase contract decides who pays them. In Treviso Bay the capital contributions are customarily a buyer cost, but they are negotiable, and a seller competing with a similar listing sometimes offers to pay one of them. The 2012 Master Declaration also exempted certain transfers from the capital contribution, such as a transfer to a spouse or children or to an owner’s wholly owned trust; ask the Association whether your transfer qualifies before you assume it does.

Property Taxes in Pavia, and How the County Values These Homes

The median 2026 preliminary property tax bill is $9,104.83 on Piacere Way and $26,435.55 on Pavia Court, on median preliminary county values of $1,008,760 and $2,740,093. Seventeen Piacere Way homes and six Pavia Court homes carry a homestead exemption, so most Pavia tax bills carry no homestead exemption.

The 2026 preliminary values, by plan

Median 2026 preliminary values by plan are $871,122 for the Nina (2 homes), $988,760 for the Victoria (23), $989,185 for the Sophia (9), $1,104,818 for the Isabella (17) and $2,740,093 for Pavia Court (11). The Victoria and the Sophia land within $425 of each other, a sign that lot position matters about as much to the county as the Sophia’s extra floor area.

What changed between 2025 and 2026

Median values fell 19.6 percent on Piacere Way (individual homes from 7.6 to 48.9 percent) and 30.3 percent on Pavia Court (14.4 to 42.5 percent). The largest single drop was 9483 Piacere Way, the 0.55-acre preserve lot, whose land line fell from $1,564,349 to $632,549. On Pavia Court the land lines fell from $1.87 million to $3.04 million to $634,935 to $723,118. The same reset appears across Treviso Bay’s single-family plats, which points to a change in the county’s land schedule rather than anything specific to Pavia; the county has not published the reason in its data files.

The CDD is on the same bill

Remember that the tax bill also carries the Wentworth Estates CDD assessments ($3,153.10 on Piacere Way, $5,105.46 on most Pavia Court lots) and the county’s solid-waste assessment for curbside collection. When you compare a Pavia tax bill with a home outside a CDD, compare the ad valorem portion only.

Governing Documents: The Master Declaration, the Pavia Court Covenants and the Terminated Piacere Declaration

Pavia is governed by the 2021 Second Amended and Restated Declaration for Treviso Bay (OR 5934 PG 2738), the Treviso Bay Golf Club Declaration and, on Pavia Court only, a 2006 supplemental declaration that is still in force. Piacere Way’s own 2006 declaration was terminated in 2012, so Piacere Way follows the Master rules alone.

There is no Pavia or Piacere neighborhood association. The Master Association is the operating association for both streets: it bills the Piacere lawn line, enforces the use restrictions, runs architectural review and is named in the Pavia Court covenants as a party with the right to enforce them.

The Master Declaration, restated in 2021

The current Master covenant is the Second Amended and Restated Declaration of Covenants, Conditions and Restrictions for Treviso Bay, Instrument 6045818, Official Records Book 5934, Page 2738, 120 pages, recorded April 26, 2021, with the Association’s restated articles and bylaws. It replaced the 2012 restatement (OR 4774 PG 2665) and the original 2006 declaration (OR 3987 PG 344). A sweep of every Clerk record naming the Master Association found no amendment recorded after April 2021. Section 1.24 (OR 5934 PG 2743 to 2744) defines the single-family “neighborhoods,” and it lists Piacere (Piacere Way) and Pavia (Pavia Court) separately. Section 1.25 defines a “Neighborhood Association” as a Chapter 718 condominium association, which is why the single-family neighborhoods have none.

The Pavia Court covenants, still of record

The Supplemental Declaration of Covenants, Conditions and Restrictions for Pavia at Treviso Bay Neighborhood (Instrument 3948533, OR 4156 PG 3815 to 3825, recorded December 20, 2006) covers “Lots 1 through 11 in Block ‘B’ (‘Pavia’), Tract ‘R-10’, Tract ‘C-8’, Tract ‘C-9’, and Tract ‘C-10’” of the plat. Its only recorded amendment is Lennar’s 2012 Certificate of Amendment (OR 4857 PG 1089), which reduced the minimum home size from 4,500 to 4,000 square feet. We found no termination or later amendment in the plat’s full Clerk index. The covenants run for 25 years from recording, to December 20, 2031, and then renew automatically for ten-year periods unless the owners of at least 75 percent of the lots record a termination. They can be enforced by the declarant, the Master Association and any Pavia Court owner, and where they conflict with the Master Declaration the supplemental declaration controls.

The Piacere declaration that never took effect

The 47-page 2006 Piacere declaration would have given Piacere Way its own association, budget, gate and common-area maintenance. Its declarant never owned the land, and Lennar’s March 2012 Certificate of Amendment extinguished and terminated it. A seller or buyer who finds that declaration in a title search should know it has no effect today; the association it created was dissolved by the state in 2009.

The Golf Club Declaration

The Golf Club Declaration of 2012, as restated in December 2018 and amended in May 2023, governs the golf membership that runs with 61 of the 62 lots. Its supplements are listed in the golf section above.

Rules, architectural review and the district

Beneath the declarations sit the Treviso Bay Master Rules and Regulations of February 9, 2025, the Architectural Review Committee’s design standards (published to owners through the Association portal) and the Wentworth Estates CDD, which owns the lakes and preserves and holds easements over the lake-maintenance tracts. The Master Association’s 2025 FAQ summarizes the everyday rules. A Florida homeowners’ association of single-family homes operates under Chapter 720 of the Florida Statutes, and the CDD under Chapter 190.

Is Pavia a 55-Plus Community?

No. Pavia and all of Treviso Bay are all-ages. Neither the 2021 Master Declaration nor the Pavia Court covenants contain age-restriction language, and the Master Declaration’s leasing section expressly contemplates tenants’ unmarried children living in the home, so families, working professionals and retirees all buy on Piacere Way and Pavia Court.

A third-party active-adult listing portal has described Treviso Bay as age-restricted, and that description has spread into search summaries. It is wrong. A community can restrict residents by age only by meeting the requirements of the federal Housing for Older Persons Act, and Treviso Bay’s recorded documents contain no such provisions. Buyers with school-age children should read the schools section below: every Pavia address is zoned for the same three public schools.

Can You Rent Out a Pavia Home? Leasing Rules by Street

Yes, with limits that differ by street. On Piacere Way the Master Declaration allows leases of at least 30 days, no more than four in any 12 months. On Pavia Court the 2006 covenants are stricter: at least 30 days, and no more than two leases per calendar year.

Short-term vacation rental of under 30 days is not allowed on either street. The Master Declaration treats use of a home as a “public lodging establishment” as a prohibited business use, and every lease must meet the 30-day minimum.

The Master rule, for both streets

Section 5.3 of the 2021 Master Declaration (OR 5934 PG 2753 to 2754) gives the board “the right but not the obligation” to approve leases and sets the rules every Pavia landlord must follow: “The minimum allowable lease period shall be thirty (30) consecutive days. No Living Unit may be rented or leased more than four (4) times in any twelve (12) month period … No lease may begin sooner than thirty (30) days after the first day of occupancy under the last previous lease.” The lease goes to the Association at least 15 days before the term starts and is deemed approved if the Association does not act within 15 days. The application fee is $100 per adult applicant, with spouses counted as one; the Association may require a refundable deposit of up to one month’s rent; subleasing is prohibited; and only the tenant, a spouse and their unmarried children may occupy the home. The Association’s FAQ describes the four-lease limit as per calendar year; the recorded text says any twelve months, and the recorded text governs.

Pavia Court’s stricter rule

Article IV.A.3 of the Pavia supplemental declaration reads: “A minimum lease of 30 days is required to lease a Unit in this Neighborhood. No Unit in this Neighborhood shall be leased more than two (2) times per calendar year.” The Master Declaration permits neighborhood covenants that are more restrictive on leasing, and the Pavia declaration says it controls in a conflict, so a Pavia Court owner is limited to two leases a calendar year. That matters to a buyer who plans to rent the home by the month in season.

Tenants and the amenities

A tenant who wants to use the clubhouse, Club Rilassare or the golf course needs the owner to transfer the membership. The 2026 fee sheet charges a mandatory social transfer of $400 for one month up to $850 for a year, and an optional golf transfer of $250. While a membership is delegated to a tenant, the owner may use the facilities only as another member’s guest.

When the owner is away

The 2012 Master Declaration required owners to register guests in advance when the owner is not in residence and limited overnight occupancy to six people during those stays. Check the current Master Rules for the guest procedure before you lend the house to family.

Pet Rules in Pavia

A Pavia owner may keep up to three cats or dogs in total, with no weight limit, under section 5.14 of the 2021 Master Declaration (OR 5934 PG 2757 to 2758). Pit bulls, pit bull mixes and other recognized aggressive breeds are banned regardless of size, and pets are not allowed on the golf course.

The recorded text reads that an owner “may keep not more than three (3) animals, in the aggregate, which may only be domestic cats and/or dogs.” It also allows fish and two indoor birds and requires a leash no longer than six feet in the common areas. Some older summaries still quote a two-pet, 30-pound limit; that was the 2012 text, and the 2021 restatement replaced it. The Pavia Court supplemental declaration addresses dwellings, leasing, setbacks, size, height, garages, roofs, trees, mailboxes, lake banks and gas service, and it adds no pet rule of its own, so the Master rule applies on both streets.

What Can You Build or Change? Architectural Rules on Piacere Way and Pavia Court

Every exterior change in Pavia needs approval from the Treviso Bay Architectural Review Committee, from paint and landscaping to shutters, fences and pool cages. Pavia Court adds recorded minimums of its own: 4,000 square feet of living area, tile roofs, a 35-foot height limit above base flood elevation, fixed setbacks and natural gas.

For a buyer planning a remodel or an addition, the recorded rules below are the starting point; the Committee’s design standards and the county’s floodplain rules (see the flood section) are the rest.

Master rules for both streets

The Master Declaration requires Committee approval for awnings, storm shutters, solar film and window coverings (section 5.9) and for any fence (section 5.10), and it bars artificial turf without approval (section 5.13). Signs follow the Association’s standard, a small oval dark-green sign. The 2012 Master Declaration barred commercial vehicles, boats, trailers, recreational vehicles and motorcycles unless kept inside a garage, and the 2025 Master Rules require golf carts to be garaged and limit construction work to 7 AM to 5 PM, Monday through Saturday. Driveways are the owner’s to maintain.

Pavia Court’s recorded building rules

The Pavia supplemental declaration, Article IV, adds these rules for the 11 Pavia Court lots:

  • One house per lot, eleven in all, with home businesses limited to incidental use under the Master rules.
  • Minimum 4,000 square feet of enclosed living area, excluding garages, terraces, unconditioned storage, decks and porches (4,500 until the 2012 amendment).
  • Height of no more than 35 feet above base flood elevation, measured from the first habitable finished floor to the uppermost finished ceiling, unless the Committee approves otherwise.
  • Setbacks of 25 feet at the front for a side-entry garage, 24 feet at the rear on a lake lot and 25 feet at the rear on a preserve lot, with at least 30 feet between buildings; driveways at least 4 feet from side and rear lines (pavers may come within 1 foot for a side-entry turnaround). The side-setback figure on the recorded page is obscured by the Clerk’s stamp.
  • Equipment: air-conditioning and pool equipment screened by landscaping or a wall, with a structural buffer wall no closer than 15 feet to the property line.
  • Garages for two to four cars, enclosed, with automatic doors, never converted to living space without approval.
  • Roofs of flat tile, S-tile, barrel, terra cotta or concrete tile at a pitch of at least 4:12.
  • Trees: no removal of any oak, or any tree of 4 inches or more in diameter measured 2 feet above ground, unless it stands within 5 feet of an approved structure.
  • Mailboxes from the pre-approved vendor under the Treviso Bay design guidelines.
  • Lake banks: because no Pavia neighborhood association was formed, owners of lakefront lots maintain the lake bank between their lot and the water’s edge.
  • Natural gas: every house must have “a gas water heater, a pilotless gas range, and piping for a gas dryer,” and any pool heater, grill or fireplace must be gas, under the developer’s agreement with Peoples Gas.

Piacere Way: Master rules only

Because the 2006 Piacere declaration was terminated, Piacere Way has no recorded minimum size, setback table or gas requirement of its own; the Master Declaration, the Committee’s design standards and the county code govern. That makes an addition or a pool-cage change on Piacere Way a Committee and county question, not a neighborhood one.

The county’s rules on top

Any addition or major remodel also needs a Collier County building permit and must meet the county floodplain rules for the home’s flood zone. For the eight Pavia Court homes and seven Piacere Way homes whose surveyed first floors sit below today’s base flood elevation, an improvement costing half or more of the building’s market value triggers the requirement to meet current elevation standards. Is Pavia in a Flood Zone? Elevation Certificates for All 62 Homes

Yes. Fifty-seven of the 62 Pavia homes are in a FEMA Special Flood Hazard Area (SFHA) on the map in effect since February 8, 2024: all 11 Pavia Court homes in Zone AE with an 8-foot base flood elevation, and 46 Piacere Way homes in Zone AE with a 7 or 8-foot elevation. Five Piacere Way homes are in shaded Zone X.

The zone is only half the answer. What sets insurance and future building rules is how high each house’s first floor sits against that base flood elevation (BFE), and the county holds a surveyed elevation certificate for 60 of the 62 homes. We read all 60. The result splits the plat in two: every Piacere Way home in the 7-foot zone clears it, while eight of the eleven Pavia Court homes sit below today’s 8-foot line.

Piacere Way is a three-zone street

Forty-one of the 62 lots are split between two flood zones. On Piacere Way the west-side lots, Lots 1 to 23, are each part AE 7 and part AE 8; the east-side lots from Lot 27 (9534) to Lot 38 (9466) are part AE 7 and part shaded X; the rest are almost entirely AE 7. On Pavia Court, the five north-side lots from 9601 to 9617 clip shaded X at the back (3 to 17 percent of the lot), and the other six are entirely AE 8. What governs insurance and a lender’s flood requirement is the zone under the building, which a flood determination or a survey fixes, not the zone on the back corner of the lot. The five homes whose building points sit in shaded X still have 27 to 69 percent of their lots in AE 7.

Pavia Court: eight first floors below the line

The nine Stock homes were built in 2014 and 2015 to the map of that era, which put Pavia Court’s base flood elevation at 6 feet. Their surveyed first floors are 7.0 feet at 9601, 9605, 9613, 9614 and 9621, 7.3 at 9609, 7.6 at 9620 and 6.6 at 9617, all between 0.4 and 1.4 feet below today’s 8-foot elevation. 9606, built on a higher pad, is at 9.0 feet. The two older customs, built to the 2005 map when the line was about 8 feet, sit above it: 9610 at 9.4 feet and 9602 at about 8.1. A second, independent measurement agrees: the U.S. Geological Survey’s lidar ground model puts the lowest Pavia Court ground at the same houses (6.24 feet at 9617, 6.62 at 9613, 6.59 at 9614) and the highest at 9606 (8.64) and 9610 (8.48), in the same order as the surveyors’ certificates (USGS 3DEP elevation service).

The flood-zone letters that no longer apply

Between 2014 and 2016 FEMA issued two Letters of Map Revision based on Fill that removed most Pavia Court houses from the flood zone under the 2012 map: LOMR-F 16-04-3123A of April 13, 2016, for Lots 2 to 8 and 10, and LOMR-F 15-04-2156A of December 18, 2014, for 9601 Pavia Court, filed in a batch with Lipari Court homes. Both were decided against the 6-foot elevation of 2012, when the houses’ lowest adjacent ground of 6.0 to 6.6 feet was at or above it. The 2024 map raised Pavia Court to 8 feet, and FEMA’s flood layer now lists the 2016 letter as “Reevaluated” and the 2014 letter as “Superseded.” In FEMA’s own definitions, a superseded letter was not carried onto the revised map, and a reevaluation status means “some or all require new determinations.” No newer letter exists for any Pavia Court or Piacere Way address. In plain terms: every Pavia Court house is back inside the flood zone, and an owner who stopped carrying flood insurance on the strength of those letters should revisit it.

The map went down, then back up

The history explains the numbers. The 2005 map (panel 0603G) put Piacere Way at about 7 feet and Pavia Court at about 8 feet in today’s datum. The 2012 map (panel 0603H) lowered the whole plat to 6 feet, and that is the map every Piacere Way home and nine Pavia Court homes were built to. The 2024 map (panel 0603J) restored 7 and 8 feet, and the preliminary 2025 map (panel 0603K) keeps them on every lot. The homes built in the 2012 to 2015 window lost one to two feet of margin overnight on February 8, 2024. Six early certificates (five on Piacere Way from 2012 and 9602 from 2008) were surveyed in the older NGVD29 datum; we converted them with the factor printed on the certificates themselves, 1.3 feet.

Air conditioners and machinery below the line

The certificates also record the lowest machinery, usually the air-conditioning pad. At 15 homes it sits below today’s base flood elevation: all eight low Pavia Court homes (6.2 to 7.1 feet against 8) and the seven Piacere Way homes below the 8-foot line (7.30 to 7.91 feet). Collier County’s floodplain rules call for replacement mechanical equipment to sit at least one foot above the base flood elevation, which is 9.0 feet on Pavia Court and on the 8-foot Piacere Way lots and 8.0 feet on the 7-foot lots, so a routine air-conditioner replacement at one of those 15 homes may need a raised platform. The 50 percent rule

Under the National Flood Insurance Program rules that Collier County enforces, an improvement or a repair costing 50 percent or more of a building’s market value makes the whole building meet current flood standards. For the 15 homes whose first floor sits below today’s base flood elevation, that line matters when planning a large remodel or an addition, and after any storm damage. We do not say any Pavia home must be raised; we say the rule applies, and that the county’s building department makes the determination permit by permit.

Garages below the line

The attached garages sit lower than the living floors: 7.30 to 7.84 feet on Piacere Way and 6.0 to 8.5 feet on Pavia Court. The Piacere Way certificates record attached garages of about 480 square feet with no flood openings. How an insurance writer treats a garage slab below the base flood elevation is a question for the agent quoting the policy; bring the certificate to that conversation.

Hurricane history: every home has been through five storms

All 62 homes existed for Hurricane Irma (2017), Ian (2022), Idalia (2023), Helene (2024) and Milton (2024); the last one was finished in 2015. No high-water mark was surveyed on Piacere Way or Pavia Court. The nearest marks the U.S. Geological Survey measured are 3.36 feet (NAVD88) for Irma at the Isles of Collier Preserve, 0.89 mile from Piacere Way, and 6.38 to 6.39 feet for Ian at Henderson Creek, 3.1 miles from Pavia Court and 3.7 miles from Piacere Way (USGS Short-Term Network). For scale only: Ian’s nearest measured water was higher than the lowest Pavia Court ground and garage slabs and lower than every Piacere Way first floor. Storm surge varies block by block, and no public record says a Pavia home flooded. The county permit files for 2020 through July 2026 show no roof, structural or flood repair permit on any of the 62 homes after Ian, Helene or Milton, apart from one $10,000 roof permit at 9438 Piacere Way in November 2023 whose scope is not stated, and no news report names either street. Treat that as the absence of a public record, not as proof of no damage, and ask every seller for the storm and claims history.

Evacuation Zone A

All 62 homes are in Collier County hurricane evacuation Zone A, the first zone ordered to leave, on both the county’s evacuation layer and the state’s Know Your Zone layer. The nearest general-population shelter on the county’s list is Lely High School, 2.7 miles by road from the Piacere Way entrance and 3.4 miles from the end of Pavia Court; shelters open storm by storm and are announced by the county.

Wind design

Collier County’s building-code wind map puts the ultimate design wind speed for an ordinary Risk Category II house at 166 miles per hour at all 62 homes (county FBC 8th Edition wind layer). Piacere Way and nine Pavia Court homes were built between 2012 and 2015, the years of the 2010 Florida Building Code; 9602 and 9610 predate it. Collier County lies in the wind-borne debris region, where the building code requires protected openings; a wind-mitigation report confirms what each home actually has.

Insurance for a Pavia Home: HO-3, Flood and Citizens

A Pavia home is a detached single-family house, so the owner insures the whole building under a homeowners policy, usually an HO-3, plus a separate flood policy. There is no condominium master policy and no shared roof. Fifty-seven of the 62 homes sit in a Special Flood Hazard Area, where a federally backed mortgage requires flood insurance.

The insurance questions in Pavia are the flood questions above, the age and type of the roof and openings, and whether the home is on the state’s insurer of last resort.

Flood insurance

A lender will require flood coverage on any of the 57 homes in Zone AE, and may require it on the five shaded-X homes, where 27 to 69 percent of each lot is AE 7. Under the National Flood Insurance Program’s current rating system each building is priced individually, and an elevation certificate is optional but can be supplied; for most Pavia homes the county already holds one, and for the eight low Pavia Court homes a new certificate is worth ordering before you buy. Collier County participates in FEMA’s Community Rating System at Class 5, which gives National Flood Insurance Program policies in the unincorporated county a 25 percent discount (FEMA Community Rating System). We do not quote premiums on this page; they depend on the building, the coverage and the carrier.

Citizens Property Insurance and flood

Citizens Property Insurance now requires its personal residential policyholders to carry flood coverage, on a schedule set by Florida Statutes section 627.715: homes with dwelling coverage of $600,000 or more from January 1, 2024, $500,000 or more from 2025, $400,000 or more from 2026, and all policies from January 1, 2027, with homes in a Special Flood Hazard Area required to carry it immediately. Every Pavia home on Citizens already meets one of those tests, because every Pavia home is either in a Special Flood Hazard Area or carries a county value well above $400,000.

Roofs, openings and wind mitigation

A Florida wind-mitigation inspection documents roof shape, roof-deck attachment, roof-to-wall connections, secondary water resistance and opening protection, and insurers price those features. The Pavia Court covenants require tile roofs, and the county permit record suggests almost every roof in Pavia is original to the house. County permits show owners adding protection: 13 shutter, door or window permits on 11 homes since 2020, including a $35,000 shutter system at 9605 Pavia Court (2024), $24,097 of doors at 9601 Pavia Court (2025) and $55,116 of storm protection at 9620 Pavia Court (2026), and standby generators at 9447 and 9459 Piacere Way. A current wind-mitigation report and a four-point inspection are the first documents an insurer will ask for.

Roofs, Remodels and Permits: Pavia’s Maintenance Record

Pavia’s roofs are almost all original. County permit files from January 2020 through July 2026 show only one roof permit on the 62 homes, $10,000 at 9438 Piacere Way in November 2023, against 79 permits in all for air conditioning, gas, generators, shutters, remodels and additions, worth about $1.19 million declared.

Because every home is single-family, roofs, paint and exterior repairs are each owner’s responsibility, not an association’s, and there is no reserve fund behind them. That makes the permit record of each house part of its price.

What the permit record shows

Air-conditioning change-outs are the most common permit. Remodels and additions include a $50,000 aluminum structure at 9503 Piacere Way (2022), a $49,000 alteration at 9439 (2023), $94,500 at 9510 (2024), $149,000 at 9454 (2025), a $100,000 addition and a $41,000 aluminum structure at 9614 Pavia Court (2025), and $99,000 at 9522 (2026). A solar installation was permitted at 9526 Piacere Way in 2023. No demolition, new-home or post-storm rebuild permit appears.

Roof age is a pricing question

A roof installed in 2013 is 13 years old in 2026, and insurers and inspectors ask about its age, its covering and, on a tile roof, the underlayment beneath the tile. A Pavia seller with a documented roof inspection, or a recent underlayment replacement, answers the buyer’s insurance question before it is asked; a buyer should budget for the roof on any home that has neither.

Notices of commencement, the longer record

The Clerk’s index of notices of commencement on the plat goes back to 2007: 100 notices in all, peaking at 22 in 2014 during the build-out and running at about seven a year since 2021. The contractors named most often since 2020 are impact-window and shutter installers, remodelers and air-conditioning companies. The one recorded roofing notice was for 9438 Piacere Way in November 2023.

Milestone inspections and structural reserve studies do not apply

Florida’s milestone inspection law (section 553.899) and structural integrity reserve study law (section 718.112) apply to condominium and cooperative buildings, the inspection to buildings of three or more stories. Pavia’s homes are detached single-family houses with no condominium association, so neither applies. That removes a whole category of special-assessment risk that condominium buyers in Treviso Bay have to investigate.

Which Schools Serve Pavia Addresses?

Every Pavia address, all 51 on Piacere Way and all 11 on Pavia Court, is zoned for Manatee Elementary School, Manatee Middle School and Lely High School, in both the 2025-2026 and the 2026-2027 school years, according to the Collier County Public Schools attendance-zone files.

We checked each of the 62 homes against the district’s own zone file for 2026-2027 and the 2025-2026 file, not against listing data. Zones can change; confirm with the district before you rely on them.

What Is Next Door? Zoning and Development Around Pavia

Pavia is zoned PUD within the Wentworth Estates Mixed Use Planned Unit Development (Ordinance 03-51, as amended by Ordinance 13-45), in the county’s Urban Coastal Fringe future land use subdistrict and outside its Coastal High Hazard Area layer. Its neighbors are Treviso Bay lakes, preserves, amenity land and other Treviso Bay neighborhoods.

The neighbors, measured

Within 60 meters of Piacere Way are the Club Rilassare campus (touching the south end), CDD Lake L-1 and the 20.5-acre CDD Preserve P-3, the 62-acre CDD Preserve P-2, the Master Association’s buffer and entry tracts, common tracts of the Italia and Ponte Rialto plats, and four Via Veneto homes. Within 60 meters of Pavia Court are CDD Lakes L-2 and L-4, the 32-acre CDD Preserve P-8 and Preserve P-9, the Master Association’s road and common tracts, and nine Lipari Court homes across the lake.

The vacant tract near Pavia Court

The largest undeveloped parcel near Pavia is what remains of Tract FD-3, 12.24 acres, vacant, owned by the Master Association, about 50 meters from Pavia Court. No development application for it appears in the county’s project layer, and its intended use is not published. Ask the Master Association before you buy a Pavia Court home that looks toward it.

The Florida Power & Light parcel

A 5.00-acre part of the plat’s Tract C-2, at 9000 Tamiami Trail East, is owned by Florida Power & Light. The county roll does not say how it is used, and we have not confirmed it.

What is changing outside the gate

The planned-unit development’s most recent action, a December 2025 insubstantial change approved by the county’s hearing examiner (HEX 25-50), concerns the commercial frontage on US 41, not Pavia. Just outside the gate, the 8.6-acre Miceli property was rezoned for housing in December 2025, and a commercial project by Prima Partners LLC is planned on US 41 next to Via Veneto. None of these touches Piacere Way or Pavia Court directly, but a buyer who values the quiet of the northwest corner should know they are coming.

Daily Logistics in Pavia: Gate, Trash, Mail, Gas and Utilities

Pavia homes are inside Treviso Bay’s staffed main gate at 9050 Treviso Bay Boulevard. Garbage is collected Monday and Thursday, and recycling, yard waste and bulk items Monday, by Collier County District 1. Water and sewer come from Collier County, electricity from Florida Power & Light, and cable and internet through the Master Association’s bulk contract.

Gate and guests

Treviso Bay’s main gatehouse is at 9050 Treviso Bay Boulevard, and a second, owner-access gate is at 9965 Corso Bello Drive. Owners pre-authorize guests and vendors with the gate, and speeding inside the community is enforced by camera, with citations emailed to the owner. Construction and contractor work is limited to 7 AM to 5 PM, Monday through Saturday, under the 2025 Master Rules.

Trash and recycling

The county’s collection-day service layer, queried at Piacere Way and Pavia Court on September 23, 2026, returns garbage Monday and Thursday; recycling, yard waste and bulk Monday; District 1. Carts go out after 6 PM the night before and back by 6 AM the next day, and there is no pickup on July 4, Thanksgiving or Christmas (Collier County Residential Collections). Curbside service is paid through a special assessment on the property tax bill.

Water, power, gas and internet

Potable water and sewer are supplied by Collier County’s utility; irrigation must use the separate non-potable line, and private wells are not allowed. Electricity is Florida Power & Light, metered to each home. Natural gas is available from Peoples Gas (listed by the Association as TECO Gas), and every Pavia Court home is required by its covenants to use it for the water heater and range. Cable and internet are a bulk Comcast service contracted by the Master Association, billed in the Master line.

Mail, parking and golf carts

Mail is delivered by the U.S. Postal Service to ZIP code 34113. Vehicles park in the driveway or garage, never on the grass, and golf carts must be kept in the garage. Commercial vehicles, boats, trailers and recreational vehicles must be garaged under the Master rules.

Pavia vs Via Veneto: Treviso Bay’s Two Lennar Executive-Home Neighborhoods Compared

Pavia’s Piacere Way and Via Veneto are the two Treviso Bay neighborhoods where Lennar built the same “Executive Homes” plans, the Victoria, the Sophia and the Isabella, on similar fifth-of-an-acre lots in 2012 to 2015. They cost almost the same to carry; they differ in history, leasing rules, flood margin and what else sits in the plat.

Via Veneto is the closest comparable for a Piacere Way home, and buyers shopping one usually tour the other. Pavia Court has no equivalent in Via Veneto; its peers are the estate neighborhoods of Ponziane and The Peninsula.

Which one fits which buyer

  • Choose Piacere Way if you want a golf-bundled home that is golf of record on every lot, a short walk to the Club Rilassare pools and courts, a lake or preserve behind the house, and the freedom to lease up to four times a year.
  • Choose Via Veneto if you prefer the slightly lower recent price points of the last 12 months, are comfortable with a two-lease annual limit, want the extra flood margin of a neighborhood with no first floor below its line, or are looking at one of its villas.
  • Choose Pavia Court over both if you want three-quarters of an acre, 4,000-plus square feet and a cul-de-sac, and you accept a thinner resale market and a first floor that, on eight of its eleven houses, sits below today’s flood line.

What each owner group should watch

Piacere Way owners should watch the Victoria and Isabella resale prices in Via Veneto, because the same buyer is pricing both streets plan against plan. Via Veneto owners should watch Piacere Way for the same reason. Both should track the Master lawn lines on the annual fee sheet and the CDD debt line, which is identical for both.

What We See When We List and Show Pavia Homes

When we prepare a Pavia home for sale or tour one with a buyer, the same five questions decide the outcome: which street and which plan, what sits behind the lot, whether golf is recorded for that lot, what the elevation certificate says, and what the owner has renovated. We answer all five from the public record before the first showing.

This section describes our process, not a particular client’s story. It is the work the research on this page supports.

Before we price a Pavia home

We pull every recorded sale on both streets since 2012 from the county’s sales file, not only the MLS, because the MLS has missed at least one Piacere Way sale and filed another under the wrong neighborhood. We match the home to its Lennar plan by county base area, group the comparables by plan and by what the lot backs onto, and adjust for renovation, using the county permit history to see what each comparable had done. On Pavia Court, where no sale has closed since February 2024, we build value from that sale, the county’s building data and the estate sales in Lipari Court, Corso Bello and Montiano.

Before the home goes on the market

We assemble the documents a Pavia buyer’s agent will ask for, so the buyer’s questions are answered in the listing: the Golf Club Declaration exhibit or supplement naming the lot, the county elevation certificate, the Master Association estoppel figures, the CDD line from the tax bill, the permit history and, on Pavia Court, the 2006 covenants with their leasing and gas rules. We write the listing to say which street and which recorded neighborhood the home is in, so it is not confused with a home on Italia Way or on another Pavia.

During showings

The questions Pavia buyers raise are predictable from the search data we harvested for this page: how far to the Club Rilassare pool, whether the membership is golf, what the fees really are, and whether the house flooded in Ian. We answer with the distances, the recorded golf instrument, the full fee stack including the CDD, and the elevation certificate and the nearest measured high-water marks, and we say plainly that no public record shows a Pavia home flooding. On Pavia Court, the questions are about the lot, the lake bank, the flood elevation and the covenants.

Why this is the work, not a pitch

Pavia’s value depends on facts that sit in six different public offices, and the online descriptions we reviewed for this page get at least one of them wrong. A seller whose listing gets them right from the first day spends less time answering questions and more time negotiating from strength. A buyer who has them before writing an offer does not overpay for a membership that is not there or underestimate a flood policy.

Honest Pros and Cons of Buying in Pavia

Pavia’s strengths are the recorded golf membership on 61 of its 62 lots, the Club Rilassare campus next door, private pools and water or preserve behind nearly every home, and a record of strong appreciation since 2013. Its weaknesses are a thin resale market, a carrying cost near $19,000 a year and flood margins that are tight on Pavia Court.

Pros

  • Golf is recorded, not advertised. All 51 Piacere Way lots and ten Pavia Court lots are in the Golf Club Declaration or its supplements.
  • Club Rilassare is next door. Piacere Way homes sit a median 229 meters from the resort pool, fitness center and tennis.
  • Something behind every house. Every lot backs onto a lake, a preserve, a buffer tract or the amenity campus; none backs onto another house or the course.
  • A private pool on 61 of 62 homes.
  • Appreciation. Piacere Way homes that resold in the last five years gained a median 168 percent over their Lennar price.
  • Pavia Court’s scale. The only 150-foot lots in Treviso Bay, with covenants that protect the minimum size of every house.
  • No condominium risk. No milestone inspection, no structural reserve study, no condominium special assessment.
  • All ages, and A-rated elementary and middle schools by the district’s 2025-2026 grades.

Cons

  • A thin market. Three MLS sales in 12 months on Piacere Way and none on Pavia Court since February 2024.
  • Slower sales lately. A median of 149 days and 90 percent of list in the last 12 months.
  • A high carrying cost. About $19,259 a year on Piacere Way and $18,625 on Pavia Court before taxes and insurance, with $3,153 to $5,105 of it on the tax bill as CDD.
  • Flood margins on Pavia Court. Eight of eleven first floors sit 0.4 to 1.4 feet below today’s base flood elevation.
  • Roofs from 2012 to 2015. Most roofs are original, and insurers will ask.
  • Lot 9’s golf status and Pavia Court’s lawn line are not in any public document and must be confirmed per address.
  • Distance to the golf clubhouse from Piacere Way, about 1.4 miles by straight line.

How to Buy in Pavia: A Due-Diligence Checklist

Buying well in Pavia means confirming five things for the specific address before your inspection period ends: its recorded golf status, its flood zone and elevation certificate, the full fee stack including the CDD, the covenants that apply to its street, and the permit and roof history.

Treviso Bay’s Master Association requires a resale application for every purchase, and the estoppel it issues is the single most useful document in the file.

  • The Master Association estoppel certificate, with Golf Club charges shown.
  • For Piacere Way: Golf Club Declaration Exhibit A-1 (OR 4774 PG 2866). For Pavia Court: the supplement and joinder naming the lot (see the golf table).
  • The county elevation certificate for the house (linked in the flood table), and a new one for any Pavia Court home.
  • The most recent tax bill, showing the CDD lines.
  • For Pavia Court: the 2006 supplemental declaration and its 2012 amendment.
  • The seller’s roof, wind-mitigation and four-point reports, and any insurance-claim history.
  • The county permit history for the address.

The questions to ask

  • Is there any pending special assessment from the Master Association or the Golf Club?
  • On Pavia Court, is the lot the one with the partial CDD debt rate, and is any lawn charge billed?
  • Has the home had any flood, wind or water claim?
  • Are the air-conditioning pad and pool equipment above today’s base flood elevation?
  • Is any renovation unpermitted?

Financing

A detached single-family home in a Chapter 720 community is financed like any other house; there is no condominium project approval to clear. The lender will order a flood determination, and on the 57 homes in a Special Flood Hazard Area will require flood insurance before closing.
