A Piacere Way home in Pavia at Treviso Bay has recently been worth about $1.1 million to $1.35 million, depending on plan, lot and condition, and a Pavia Court estate is a separate market whose last sale was $3,600,000 in February 2024. The Southwest Florida MLS counts 13 Pavia closings in the 60 months to September 23, 2026 at a $1,350,000 median, and 12 Piacere Way closings at $1,313,000.
Data updated: September 2026 (Southwest Florida MLS Matrix, Treviso Bay development, sub/condo name PAVIA, closed 23 Sep 2021 to 23 Sep 2026 and 23 Sep 2025 to 23 Sep 2026, pulled 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll and recorded sales)
Pavia is one recorded plat holding two different products: 51 Lennar pool homes of about 2,000 square feet on Piacere Way and 11 estates of about 4,200 square feet on Pavia Court. What your home is worth comes down to which street, which plan, what sits behind the lot and what has been done to it. The plat, the golf instruments and every elevation certificate are covered in full on our Pavia at Treviso Bay guide, and the wider community on our Treviso Bay community guide. This page is about the number, and how we arrive at it for your home. If you are ready to sell, read how we sell Pavia at Treviso Bay homes; if you are buying, read our Pavia at Treviso Bay buyer guide.
In the 60 months to September 23, 2026 the five Isabella resales on Piacere Way ran $1,276,000 to $1,825,000, the five Victoria resales $925,000 to $1,710,000, the three Sophia sales $1,050,000 to $1,600,000 and the one Nina $1,275,000. The last four Piacere Way sales, from August 2025 to July 2026, ran $1,125,000 to $1,350,000. On Pavia Court the only sale in five years was 9605 Pavia Court at $3,600,000.
A median of $1,350,000 describes neither street well. It sits between a Piacere Way record whose recent sales are all under $1.4 million and a Pavia Court estate that sold for $3.6 million. On the county’s 2026 preliminary roll no home in the plat is valued between $1,163,027 and $2,556,547, so your valuation starts by putting your home on the right side of that gap.
We use the recorded sales of your plan on your street, the live Pavia and Via Veneto listings, the county’s 2026 roll, your lot’s position on the plat, your recorded golf instrument, your elevation certificate and permit record, and the fee stack and CDD line your buyer will underwrite. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008, and every figure in your valuation carries its source and date.

McGreevy and Comisar should value your Pavia home because the valuation is built from every recorded Piacere Way and Pavia Court sale back to the builders’ first closings in 2012, the county’s lot and building data, and the recorded golf and covenant documents, by two partners who are Top 1% Real Estate Agents Nationally Since 2008 and the #1 Team in Southwest Florida since 2012.
Those are career numbers across Lee and Collier County. Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. We publish the plat’s whole record. If you are comparing teams before you choose, our guide to the best real estate agents in Naples sets them side by side on the public record.
Jesse McGreevy writes it, from the MLS, the county record and your home’s own documents, and Marc Comisar walks the house when an in-person look will change the number, which on a remodeled Isabella or a Pavia Court estate it usually does. Nobody hands your valuation to an assistant or a software template. In the last 60 months we tracked all 13 Pavia MLS closings and every recorded Piacere Way and Pavia Court resale against Collier County’s sales file, so your comparables start complete. Reach Jesse at (239) 898-6072.
The last three Pavia sales took 0, 149 and 260 days and closed at 86.4 to 98.2 percent of list, against a 45.5-day median and 95.3 percent across the 60-month record. The homes that listed well above the last same-plan sale gave up $150,000 or more; the one listed near it sold closest to asking. A valuation that is right the first time is worth more now than it was in 2022.
This valuation page gives you the number. Our seller page, how we sell Pavia at Treviso Bay homes, covers marketing, negotiation, costs and disclosure. Owners elsewhere in the community should start with the Treviso Bay home valuation page, because condominiums, coach homes and the other estate streets price very differently; the community-wide guides to selling a Treviso Bay home and buying a home in Treviso Bay cover the rest of the move.
A Pavia home is valued by placing it on the right street, starting from the recorded sales of the same plan, then adjusting for what the lot backs onto, lot size, golf status, condition and renovation, flood margin, the fee stack and time, and finally testing the number against the live Pavia and Via Veneto listings a buyer will tour on the same afternoon.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll and recorded sales)
Houses numbered 9414 to 9534 on Piacere Way are Block A; houses numbered 9601 to 9621 on Pavia Court are Block B. The street decides the market: a Block A home is priced from Lennar resales, a Block B home from the estate record. Italia Way house numbers overlap Piacere Way’s, so we confirm the street as well as the number.
The county does not record plan names, so we match its base area to Lennar’s published sizes: about 1,646 square feet is a Nina, 1,894 to 1,901 a Victoria, 2,014 to 2,022 a Sophia and 2,238 to 2,252 an Isabella. The MLS confirms the match: every 1,901 square foot record is a Victoria with a den.
An Isabella starts from its five 60-month resales, $1,276,000 to $1,825,000; a Victoria from five, $925,000 to $1,710,000; a Sophia from three, $1,050,000 to $1,600,000; a Nina from its one sale at $1,275,000. The latest sales of each plan tell us where the plan is trading now, which in 2026 is below the late-2024 peak.
The seven lake-side resales in the window ran $1,125,000 to $1,825,000, the four west-side buffer-tract resales $925,000 to $1,450,000 and the three preserve-side sales $1,050,000 to $1,600,000. The county’s 2026 land lines rank them the same way: $474,776 on a 0.20-acre lake lot, $435,752 to $447,361 on the west side and $414,935 at the 0.16-acre campus end.
A few Piacere Way lots are well above the fifth-of-an-acre norm: 0.55 acre at 9483, 0.40 at 9503, 0.39 at 9525 and 0.38 at 9479. The county’s land line reaches $632,549 on the largest. Size earns a premium, but in the resale record the lake led, so we price the view and the size together.
All 51 Piacere Way lots are golf of record, so golf is a constant on Block A. On Block B ten lots are golf by supplement and 9610 Pavia Court has no golf instrument of record; that home is valued as a non-golf estate unless the Golf Club confirms otherwise.
Recent buyers have been renovating: a $149,000 alteration at 9454 Piacere Way, $94,500 at 9510, $99,000 at 9522, $45,000 at 9534 and a $100,000 addition at 9614 Pavia Court. A permitted remodel moves a valuation; an original 2013 kitchen, an original roof and an aging condenser move it the other way.
Every Piacere Way home in the 7-foot zone clears its line by 0.79 to 1.36 feet; eight Pavia Court homes sit 0.4 to 1.4 feet below their 8-foot line, which shows up in a buyer’s flood quote. The buyer also carries the CDD line the MLS total omits, $3,153.10 on Piacere Way and $5,105.46 on most Pavia Court lots.
Piacere Way resales ran $1.45 million to $1.65 million in 2022, $1.71 million to $1.825 million at the late-2024 peak and $1.125 million to $1.35 million since August 2025, so a 2024 sale is not a 2026 comparable without a time adjustment. On September 23, 2026 one Pavia listing asked $1,699,000; your number has to make sense to a buyer standing in that house and in Via Veneto’s.
Pavia homes sold three times on the MLS in the twelve months to September 23, 2026, all on Piacere Way, for $3,901,000 in total, and 13 times in the 60 months to that date at a median of $1,350,000. Pavia Court’s only sale in the five years was 9605 Pavia Court at $3,600,000 in February 2024, 22 days after it was listed.
Data updated: September 2026 (Southwest Florida MLS Matrix, sub/condo name PAVIA, closed 23 Sep 2025 to 23 Sep 2026 and 23 Sep 2021 to 23 Sep 2026, pulled 23 Sep 2026; each closing matched to Collier County’s recorded sale)
Closed | Address | Plan, beds and MLS size | Sale price | Days on market | Sale-to-list |

November 6, 2025 | 9451 Piacere Way | Victoria, 2 bedrooms plus den, 1,901 sq ft | $1,275,000 | 149 | 86.4% |
June 1, 2026 | 9522 Piacere Way | Isabella, 3 bedrooms plus den, 2,249 sq ft | $1,276,000 | 260 | 98.2% |

Three sales is below our ten-sale bar, so we publish no 12-month median; the 60-month window is the first with ten or more closings.
Window, MLS Pavia closings | Closings | Median | Median per MLS sq ft | Median sale-to-list | Median days on market |
|---|---|---|---|---|---|
60 months to Sept 23, 2026, all | 13 | $1,350,000 | $670.70 | 95.3% | 45.5, on 10 with a recorded time |
60 months, Piacere Way only | 12 | $1,313,000 | not computed | not computed | not computed |
Medians of price per square foot and sale-to-list are medians of the individual ratios. Twelve months held 3 closings, 24 months 7 and 36 months 9, so 60 months is the first window with ten or more.
The five Isabella resales in the window closed at $1,276,000, $1,350,000, $1,650,000 twice and $1,825,000. The five Victorias closed at $925,000, $1,125,000, $1,263,000, $1,275,000 and $1,710,000. The Sophias closed at $1,050,000 (county record only), $1,450,000 (filed under Italia) and $1,600,000, and the one Nina at $1,275,000.
The Treviso Bay community recorded 82 closings in the twelve months to September 23, 2026 at a $570,000 median, with 28 active listings that day. That median mixes condominiums, coach homes and estates and says nothing specific about a Piacere Way Isabella. A Pavia valuation starts from Pavia’s own sales.
A Pavia home’s worth moves most with plan and lot: an Isabella on the lake has led the record, a west-side Victoria or a Nina has sat at the lower end, and a Pavia Court estate sits in a different band altogether. The county’s 2026 preliminary roll, which values every plan on every lot, confirms the order the sales show.
Data updated: September 2026 (Collier County Property Appraiser 2026 preliminary roll; Southwest Florida MLS Matrix, pulled 23 Sep 2026)
Plan | Homes on Piacere Way | County base area | Median 2026 preliminary value | 60-month resales |
|---|---|---|---|---|
Nina | 2 | 1,646 sq ft | $871,122 | 1 |
Victoria | 23 | 1,894 to 1,901 sq ft | $988,760 | 5 |
Sophia | 9 | 2,014 to 2,022 sq ft | $989,185 | 3 |
Isabella | 17 | 2,238 to 2,252 sq ft | $1,104,818 | 5 |
Pavia Court estates | 11 | 4,050 to 5,373 sq ft | $2,740,093 | 1 |
The Isabella, 17 homes of about 2,246 to 2,252 square feet, three bedrooms plus a den and two baths, is the plan behind the highest Piacere Way resale on record, $1,825,000 at 9534 in January 2025, and both $1,650,000 sales of 9454. Its last two sales, in June and July 2026, closed at $1,276,000 and $1,350,000.
Nearly half the street, 23 homes, is the Victoria: about 1,900 square feet, two bedrooms plus a den, two baths and a pool bath. It ranges widest, from $925,000 in December 2021 to $1,710,000 on a lake lot in November 2024, and its last two sales closed at $1,125,000 and $1,275,000.
The Sophia, nine homes of about 2,014 to 2,022 square feet, is the only plan with three full baths. The Nina, about 1,646 square feet, was built only twice, at 9419 and 9442; 9419 sold in 3 days at its full $1,275,000 list price in May 2024, recorded by the MLS at 2,073 square feet, so ask for the floor plan before you compare it with another Nina.
Same plan, different side: on the 2026 preliminary roll the median Victoria is valued at $916,111 on the west side, $994,976 on the lake and $960,202 on the preserve; the median Isabella at $1,032,900 west, $1,113,858 lake and $1,126,910 preserve. The three homes at the south end back onto the Club Rilassare amenity campus on 0.16-acre lots.
Nine Stock homes of 4,050 to 4,249 square feet on 0.68 to 0.97 acre, built 2014 and 2015, and two older customs, 9602 and 9610, a quality class above them. The two customs carry the two highest 2026 preliminary values in the plat, $3,970,992 and $3,878,491. A Pavia Court valuation starts from the $3,600,000 sale of 9605 and places your house against it on size, lot, class, pool and renovation.
Price per square foot tells a Pavia owner where the street sits against its neighbors, not what a single house is worth: the 60-month MLS median is $670.70 per MLS square foot across all 13 closings, and the 14 county-recorded Piacere Way resales carry about $695 per county base square foot. The number depends on which of four size figures you divide by.
Data updated: September 2026 (Southwest Florida MLS Matrix; Collier County Property Appraiser 2026 preliminary roll; ZIP 34113 and 34114 twelve-month benchmark pull, 23 Sep 2026)
Lennar’s marketing size, the county’s base area, the county’s adjusted area and the MLS living area all circulate for the same home. The adjusted area weights garages, lanais and porches and runs about 400 square feet higher, so a Victoria that is about 1,901 base square feet appears as 2,323 on the state tax roll. Divide by base area or MLS living area, and never mix them.
Plat or group | Homes | Median base sq ft | Median lot (acres) | 60-month county-recorded resales: n, median, per base sq ft |
|---|---|---|---|---|
Piacere Way (Pavia, Block A) | 51 | 2,014 | 0.20 | 14, $1,313,000, $695 |
Pavia Court (Pavia, Block B) | 11 | 4,190 | 0.73 | 1, $3,600,000, $889 |
Via Veneto | 47 | 2,035 | 0.21 | 15, $1,400,000, $679 |
Vercelli | 76 | 2,912 | 0.28 | 22, $1,450,000, $575 |
Corso Bello (Ponziane) | 34 | 2,818 | 0.36 | 10, $2,500,000, $887 |
Montiano (The Peninsula) | 54 | 3,477 | 0.34 | 10, $3,750,000, $1,079 |
Only the rows with ten or more resales carry a meaningful median; the Pavia Court row is one sale, shown for scale.
In the twelve months to September 23, 2026, among single-family homes built in 2005 or later with 1,600 to 2,600 MLS square feet in ZIP 34113 and 34114, Treviso Bay’s sold for a median $609 per square foot, against $457 at Fiddler’s Creek, $402 at Lely Resort and $555 at Isles of Collier Preserve. Your buyer is paying for Treviso Bay specifically, and a Piacere Way home is priced inside that premium.
Take the latest same-plan sale’s price per MLS square foot, adjust for your lot, condition and time, and multiply by your MLS living area. For 9522 Piacere Way, an Isabella, that was about $567 per square foot in June 2026; for 9510, a lake-side Victoria at the peak, $900. The spread between those two is the reason we price plan by plan and lot by lot.
Pavia values have more than doubled since the builders sold them: Lennar closed its 51 Piacere Way homes from 2012 to 2015 at a $492,800 median, and the 12 Piacere Way homes whose latest resale fell in the 60 months to September 2026 gained a median 168 percent, or 10.4 percent a year compounded. The path was not straight, and the last year has given back part of the peak.
Data updated: September 2026 (Collier County Property Appraiser recorded sales, every priced sale on the 62 homes since 2006; Southwest Florida MLS Matrix, pulled 23 Sep 2026)
Lennar’s recorded closing prices ran $417,500 to $675,000: a median of $476,000 for the Victoria, $504,000 for the Sophia and $509,000 for the Isabella, with the two Ninas at $417,500 and $470,000. Stock sold its nine Pavia Court homes between August 2014 and December 2015 at $1,220,200 to $1,737,200, a median of $1,435,600.

9522 Piacere Way | Isabella | $496,400 (2013) | $1,276,000 (Jun 2026) | +157% |
9451 Piacere Way | Victoria | $509,000 (2014) | $1,275,000 (Nov 2025) | +151% |
9458 Piacere Way | Victoria | $461,200 (2013) | $1,125,000 (Aug 2025) | +144% |
9605 Pavia Ct | Stock estate | $1,220,200 (2015) | $3,600,000 (Feb 2024) | +195% |
Thirty-four Piacere Way homes have resold at least once, many between 2016 and 2020 at $590,000 to $760,000, so the median gain from Lennar price to latest resale across all of them is only 48.2 percent. The homes that waited until 2022 or later are the ones that doubled. On Pavia Court, the five homes that have resold carry a median gain of 58.3 percent; 9617 went from $1,546,600 new in 2015 to $2,449,000 in May 2021.
Year closed | MLS Pavia closings | The sales |

2022 | 2 | $1,600,000 and $1,650,000 |
2023 | 1 | $1,263,000 |
2024 | 3 | $1,275,000, $1,710,000 and the $3,600,000 Pavia Court estate |
2025 | 4 | $1,125,000, $1,275,000, $1,650,000 and $1,825,000 |
2026, to September 23 | 2 | $1,276,000 and $1,350,000 |
No year holds ten sales, so we show the sales rather than yearly medians.
An owner who bought from Lennar in 2012 to 2015 is sitting on a large gain even at 2026 prices. An owner who bought on resale in 2022 to early 2025, at $1.45 million to $1.825 million, may be near or below that price today on a comparable plan and lot, and should know it before listing. Seventeen Piacere Way homes have never resold, and for those owners the tax conversation comes before the price conversation.
Pavia homes sold in a median of 45.5 days on market over the 60 months to September 23, 2026, on ten MLS closings with a recorded marketing time, at a median of 95.3 percent of list. The last three sales were slower and deeper: 0, 149 and 260 days, at 86.4 to 98.2 percent of list.
Data updated: September 2026 (Southwest Florida MLS Matrix, closed 23 Sep 2021 to 23 Sep 2026, pulled 23 Sep 2026)
Across the 60 months the ratios ran from 80.9 percent, on 9605 Pavia Court listed at $4,449,000 and sold at $3,600,000, to 100 percent on 9419 Piacere Way and the sold-data-entry records. The median, 95.3 percent, is a five-year figure that includes the 2022 to 2024 run; the last twelve months have run lower.
The quickest Pavia sales were priced at the market on day one: 9419 Piacere Way in 3 days at its full list price, 9454 Piacere Way in 6 days in June 2022 at 97.1 percent, and 9605 Pavia Court in 22 days. The slow ones came after the late-2024 peak: 9522 at 260 days, 9451 at 149 and 9458 at 118, at 86.9 percent.
One Pavia listing on September 23, 2026 against three sales in twelve months is about four months of supply, our arithmetic rather than an MLS statistic. A thin market cuts both ways: little competition inside Pavia, but a buyer who can simply wait for the next same-plan listing or walk to Via Veneto.
Price from the latest same-plan sales on your side of the street, adjusted for your lot, renovation and flood margin, and let the listing win the first thirty days. In Pavia’s record the homes listed within reach of the last comparable sold closest to asking; the ones listed from the peak gave the difference back.
Your Piacere Way buyer will compare Via Veneto, because it is the other Treviso Bay street where Lennar built the same Victoria, Sophia and Isabella plans on fifth-of-an-acre lots in 2012 to 2014. The two carry almost the same annual cost; they differ in golf coverage, leasing rules, flood margin and recent prices.

A buyer who wants golf of record on every lot, the Club Rilassare campus next door and a four-lease rule chooses Piacere Way; a buyer who wants more flood margin or a villa, and accepts two leases a year, chooses Via Veneto. Your valuation leans on what Via Veneto cannot offer and stays inside the band a Via Veneto shopper can also reach.
The county-recorded 60-month medians sit within $87,000 of each other, $1,313,000 on Piacere Way and $1,400,000 on Via Veneto, on almost identical per-foot figures. In the last twelve months each street recorded three MLS closings. A Via Veneto Isabella that lists below your number will draw your buyer across the gate road.
A Pavia Court owner’s buyer does not compare Via Veneto at all. That buyer weighs Lipari Court across the lake, Corso Bello in Ponziane and Montiano in The Peninsula, where 60-month county-recorded resales carry $2,500,000 and $3,750,000 medians on ten sales each. Pavia Court offers the largest lots in Treviso Bay, a 0.73-acre median; The Peninsula offers newer houses.
Online estimates miss on Pavia homes because the county’s 2026 roll reset values across Treviso Bay, four different size figures circulate for the same house, the MLS files at least one Piacere Way sale under the wrong neighborhood, and a model cannot see a lake lot, a remodel, a golf instrument or a flood margin.
The 2026 preliminary roll cut median values 19.6 percent on Piacere Way and 30.3 percent on Pavia Court, with Pavia Court land lines falling from $1.87 million to $3.04 million in 2025 to $634,935 to $723,118. The same reset runs across Treviso Bay’s single-family plats, which points to the county’s land schedule; no Pavia Court home has sold since February 2024.
9423 Piacere Way’s $1,450,000 sale in April 2022 was filed under Italia, and 9487 Piacere Way’s $1,050,000 sale in March 2022 never reached the MLS. A model reading the MLS label misses one; a model reading the county alone treats the second as a market sale, although it went to an LLC and resold six months later for $1,600,000.
Estimates trained on 2024 sales remember $1.71 million to $1.825 million on the lake. The last four Piacere Way sales ran $1.125 million to $1.35 million. A model that lags the turn overstates; one that overreacts to the county reset understates.
It cannot see which way your lanai faces, whether the lake or the buffer tract sits behind you, whether your kitchen was redone in 2025, whether your air-conditioning pad sits below the flood line, or whether your lot is 9610 Pavia Court with no golf instrument. Those separate a $1.1 million Victoria from a $1.35 million Isabella.
The county’s just value is a mass-appraisal figure dated January 1 and set by schedule. In Pavia it has swung from a $594,795 Piacere Way median in 2021 to $1,279,639 in 2023 and $1,008,760 in 2026 preliminary. It is a tax number, not a price.
Keep it as one data point and ask what it used: which sales, which size figure, which window. Then compare it with the same-plan sales on your side of the street. If the two disagree by more than the spread between your plan’s last two sales, the estimate is the one that is wrong.
A Pavia buyer prices in about $19,259 a year of Master, Golf, lawn, district and dining charges on a Piacere Way home and $18,625 on Pavia Court, $15,500 of one-time community charges at closing, a property tax bill reset to the purchase price and a homeowners and flood policy priced from your elevation certificate. Each one moves the price a buyer can pay.
Data updated: September 2026 (Treviso Bay Master Association 2026 Annual Fee Sheet, revised 11 May 2026; Wentworth Estates CDD FY2027 adopted budget, 14 May 2026; Collier County Property Appraiser 2026 preliminary roll)
Every Treviso Bay home pays the $7,420 Master line. A golf-bundled home adds $5,350 for the Golf Association. Piacere Way adds the $2,586 “Piacere” lawn line; Pavia Court has no lawn line on the fee sheet. The $750 food and beverage minimum applies to every Master member.
The Wentworth Estates CDD collects $1,499.21 for operations and a debt-service line by lot class on the county tax bill: $1,653.89 on Piacere Way’s “50’ Lot” parcels and $3,606.25 on Pavia Court’s “150’ Lot” parcels. The MLS total of $16,106 on a 2026 Piacere Way listing leaves out $3,153.10 a year, and a buyer who notices late negotiates for it.
Under the 2026 fee sheet the resale buyer of a golf-bundled home pays a $7,500 Master capital contribution, a $7,500 Golf Club capital contribution, a $50 application, a $250 Rookery Bay fee and a $200 set-up fee, $15,500 in all, and $15,799 if the contract also assigns the $299 estoppel. A buyer of 9610 Pavia Court pays $7,500 less.
The 2026 preliminary tax figures carry a $9,104.83 median on Piacere Way and $26,435.55 on Pavia Court. A buyer’s first bill resets toward the purchase price, and Florida’s property tax disclosure summary tells the buyer not to rely on yours.
Florida Statutes 720.401 requires the seller of a parcel in a community with a mandatory homeowners’ association to give the buyer a disclosure summary before the contract is signed, and the contract must carry the statute’s voidability clause; without it, the buyer may cancel within 3 days after receiving the summary or before closing. The statute does not apply to Chapter 718 condominium associations. A Pavia home sits in the Chapter 720 Master Association with no condominium layer. Confirm how it applies to your contract with your closing agent or attorney; this is information, not legal advice.
The roof and permit record moves a Pavia valuation because every roof is the owner’s own cost with no reserve behind it, and nearly all of them are original to the 2012 to 2015 build. County permit files from January 2020 through July 2026 show one roof permit on the 62 homes, $10,000 at 9438 Piacere Way in November 2023.
Data updated: September 2026 (Collier County monthly issued-permit reports, January 2020 to July 2026; Collier County Clerk notices of commencement)
A 2013 roof is 13 years old in 2026, and insurers and inspectors ask about its age, its covering and, on a tile roof, the underlayment. A documented roof inspection or a recent underlayment replacement supports the number; an undocumented original roof invites a buyer’s credit request. Pavia Court’s covenants require tile; Piacere Way’s roof covering is not stated in any source we hold.
Impact openings, shutters and generators help the insurance quote: 13 shutter, door or window permits on 11 homes since 2020, including $55,116 of storm protection at 9620 Pavia Court in 2026, and standby generators at 9447 and 9459 Piacere Way. A permitted, finaled remodel counts; an unpermitted one is a negotiation.
Florida’s milestone inspection law and its structural integrity reserve study requirement apply to condominium and cooperative buildings. Pavia’s homes are detached single-family houses with no condominium association, so neither applies, and no condominium special assessment sits behind a Pavia valuation.
We credit a documented roof, openings and a recent condenser, and we deduct for the items a buyer’s inspector will price, using the same-plan comparables’ own permit histories so the adjustment is measured against what those homes had, not against a new house.
The flood zone affects a Pavia valuation through the buyer’s flood premium and lender requirement: 57 of the 62 homes are in a FEMA Special Flood Hazard Area on the map effective February 8, 2024. Every Piacere Way home in the 7-foot zone clears its line, while eight Pavia Court homes sit 0.4 to 1.4 feet below their 8-foot line.
Data updated: September 2026 (FEMA National Flood Hazard Layer, panel 12021C0603J; preliminary panel 12021C0603K; Collier County elevation certificate files, read 23 Sep 2026)
Group | Homes | Zone at the house | Surveyed first floor (ft) | Against today’s line |
|---|---|---|---|---|
Piacere Way, AE 7 | 38 | AE, 7 ft | 7.79 to 8.36 | All above, by 0.79 to 1.36 ft |
Piacere Way, AE 8 | 8 | AE, 8 ft | 7.74 to 8.19 | Seven below by 0.02 to 0.26 ft; one above |
Piacere Way, shaded X | 5 | X, outside the hazard area | 7.90 to 7.98 on three certificates | Not in the Special Flood Hazard Area |
Pavia Court | 11 | AE, 8 ft | 6.6 to 9.4 | Eight below by 0.4 to 1.4 ft; 9602, 9606 and 9610 above |
The 2014 and 2016 FEMA letters that took most Pavia Court homes out of the flood zone under the 2012 map are now listed as superseded and reevaluated. A Pavia Court valuation assumes a lender will require flood coverage, and prices the house accordingly.
Under the National Flood Insurance Program’s current rating each building is priced individually, and Collier County’s Community Rating System Class 5 gives a 25 percent discount on eligible policies. Citizens Property Insurance now requires flood coverage on its policies on a schedule tied to dwelling value, and every Pavia home meets one of its tests. We do not quote premiums; a buyer’s agent will.
A current elevation certificate, a wind-mitigation report, a four-point inspection and a quote in hand before listing. On Pavia Court, where the margin is tight, those documents keep a buyer’s lender from discovering the number late.
The things that move a Pavia number before you list are the ones a buyer’s inspector and insurer price: the roof, the air conditioner, the openings, the pool equipment and the documentation, followed by presentation. Big remodels have been done by recent buyers after closing, so a permitted update earns its value when it is documented.
Air-conditioning change-outs are the most common Pavia permit. On 15 homes the machinery pad sits below today’s flood line, and Collier County’s floodplain rules call for replacement equipment at least a foot above it, so a replacement there may need a raised platform. A recent, permitted condenser removes an easy credit.
A roof inspection, a note of any underlayment work and the permit record answer the insurance question before it is asked. On an original roof, pricing the inspection result into the list price beats negotiating it after a contract.
Exhibit A-1 for Piacere Way, or the supplement and joinder naming your Pavia Court lot, plus the Golf Club charges on the estoppel. On Pavia Court, the 2006 covenants and their 2012 amendment. Paper in the file protects the number.
Paint, lighting, a serviced pool and pool heater and documented mechanicals return their cost at the showing. Large kitchen and bath remodels have been done by buyers at $45,000 to $149,000 after closing; a seller who does one should expect a buyer to value it, not to repay it dollar for dollar.
Most Pavia buyers are seasonal and many like turnkey homes, but furniture rarely returns its cost. When furniture is part of the sale we list it on a separate inventory so the appraisal and the lender treat it correctly.

These are the questions Pavia at Treviso Bay owners ask about value, answered from the Southwest Florida MLS, Collier County’s roll and recorded sales, the recorded plat, golf and covenant instruments, the Master Association’s fee sheet and the Wentworth Estates district budget, each with its window and source.
A Piacere Way home has recently been worth about $1.1 million to $1.35 million by plan, lot and condition; the last three sales were $1,275,000, $1,276,000 and $1,350,000. A Pavia Court estate is valued from its own record, last $3,600,000 in February 2024. Request a free Pavia at Treviso Bay home valuation for yours.
Start from the recorded sales of your plan on your street, adjust for your lot, golf status, renovation and flood margin, and test against the live listings. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, write that valuation from the county record as well as the MLS.
Because they use different size figures, different windows and, sometimes, the county’s reset values, and because the MLS filed at least one Piacere Way sale under Italia. None of them sees your lot position or remodel.
No. The county’s 2026 preliminary median is $1,008,760 on Piacere Way and $2,740,093 on Pavia Court after cuts of 19.6 and 30.3 percent on a land-schedule change. Recent Piacere Way sales have run above the county’s values.
Three MLS closings, all on Piacere Way: $1,275,000 in November 2025, $1,276,000 in June 2026 and $1,350,000 in July 2026. Fewer than ten, so we list them rather than quote a median.
$1,350,000 on 13 MLS closings in the 60 months to September 23, 2026, and $1,313,000 on the 12 Piacere Way closings alone.
The 60-month MLS median is $670.70 per MLS square foot; the 14 county-recorded Piacere Way resales carry about $695 per county base square foot. The three sales of the last twelve months ran about $567 to $671.
Its five 60-month resales ran $1,276,000 to $1,825,000, and the two in 2026 closed at $1,276,000 and $1,350,000. Lake side, lot size and renovation place yours in that band.
Its five 60-month resales ran $925,000 to $1,710,000, and the two since August 2025 closed at $1,125,000 and $1,275,000.
The three Sophia sales in the window ran $1,050,000 to $1,600,000, and the one Nina sold at $1,275,000 in May 2024. Thin samples, so we lean on the closest Victoria and Isabella sales and the county’s plan values.
The only sale in five years was 9605 Pavia Court at $3,600,000, or $878 per MLS square foot, in February 2024. Yours is placed against it on size, lot, quality class, pool and renovation, and tested against the estate streets around it.
In the 60-month record the seven lake-side resales ran $1,125,000 to $1,825,000 against $925,000 to $1,450,000 for four west-side resales, and the county’s land values rank the sides the same way.
Yes, within limits. The county’s land line reaches $632,549 on the 0.55-acre preserve lot at 9483, against $474,776 on a standard lake lot, but the lake lots led the resale record.
Prices eased from the late-2024 peak of $1.71 million to $1.825 million to $1.125 million to $1.35 million since August 2025, and the county’s 2026 roll cut values 19.6 to 30.3 percent on a schedule change.
The 12 Piacere Way homes whose latest resale fell in the 60-month window gained a median 168 percent over their Lennar price; 9605 Pavia Court gained 195 percent from 2015 to 2024.
One, on September 23, 2026: an Isabella on a 0.38-acre west-side lot asking $1,699,000 after 21 days, with none pending.
A 45.5-day median over 60 months on ten closings with a recorded time; the last three sales took 0, 149 and 260 days.
A 95.3 percent median over 60 months; the last three sales closed at 86.4, 90.0 and 98.2 percent.
For a prepared home priced from current same-plan sales, yes: supply is thin, with one listing on the market. For a home priced from the 2024 peak, the record shows long days on market.
On Piacere Way every lot is golf of record, so golf is a constant; on Pavia Court it separates ten golf lots from 9610, which has no golf instrument. Document it either way.
It shapes the buyer’s flood premium. Piacere Way homes in the 7-foot zone all clear their line; eight Pavia Court homes sit below theirs, and a current elevation certificate helps a buyer price that quickly.
Yes. Nearly every Pavia roof is original to the 2012 to 2015 build, so a documented inspection supports the number and an undocumented roof invites a credit request.
They are not deducted from it, but a buyer prices them in: about $19,259 a year on a golf-bundled Piacere Way home, including the CDD line the MLS total omits.
A buyer who discovers the $3,153.10 Piacere Way or $5,105.46 Pavia Court district line late negotiates for it. Shown up front, it is simply part of the stack.
The contract decides. The 2026 fee sheet places the $7,500 Master and $7,500 Golf Club contributions on the resale buyer, and they are customarily a buyer cost, but negotiable.
It resets toward the purchase price. The 2026 preliminary median is $9,104.83 on Piacere Way and $26,435.55 on Pavia Court, and a homesteaded seller’s bill says little about a buyer’s.
The 60-month county-recorded medians sit within $87,000 of each other, $1,313,000 on Piacere Way and $1,400,000 on Via Veneto, on almost identical per-foot figures.
A written market valuation for pricing; an appraisal answers a lender’s question on a specific date. In a thin market, the valuation’s same-plan detail is the more useful tool before you list.
It will if the same-plan sales support it. We hand the buyer’s appraiser the comparables, the lot position, the permit record and the golf exhibit so the adjustments are made on documents.
You can lease for 30 days or more, up to four times in any 12 months on Piacere Way and twice a calendar year on Pavia Court. Weigh the rent against about $19,000 a year of carrying cost.
Furniture rarely returns its cost in the price. List it on a separate inventory if it is part of the sale.
Get a written valuation from your plan’s recorded sales, pull your golf instrument and elevation certificate, and ask for the estoppel figures. Call Jesse McGreevy at (239) 898-6072.
