Why Sell Your Pavia at Treviso Bay Home With McGreevy and Comisar?

McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, price a Pavia home from its own street, plan and lot, with the recorded golf document in the file.

This page is written for the Pavia owner. The full record of the neighborhood, all 62 addresses, the plat history, the golf instruments lot by lot, every elevation certificate and the fee stack, is on our Pavia at Treviso Bay guide, which this seller page sits beside, and the wider community is on our Treviso Bay community guide. What Makes Selling a Pavia at Treviso Bay Home Different?

Selling a Pavia home differs from any other Treviso Bay sale in five ways: one MLS label covers two recorded neighborhoods with a price gap of more than a million dollars between them, golf is attached lot by lot by recorded document, Pavia Court carries its own 2006 covenants while Piacere Way carries none, the MLS fee total leaves out a district line of $3,153.10 to $5,105.46, and the flood margin splits the plat in two.

One Plat, Two Markets

On the county record, Pavia is the plat of Piacere-Pavia, Plat Book 48, Pages 1 to 10. Block A is 51 Lennar homes on Piacere Way, built 2012 to 2015, with a median of 2,014 square feet of county base area on 0.20 acre. Block B is 11 estates on Pavia Court, built 2008 to 2015, with a median of 4,190 square feet on 0.73 acre. On the county’s 2026 preliminary roll no home in the plat is valued between $1,163,027 and $2,556,547, so a Pavia buyer is shopping one street or the other, never both.

Golf Recorded Lot by Lot

All 51 Piacere Way lots are named in Exhibit A-1 of the 2012 Treviso Bay Golf Club Declaration, OR 4774 PG 2841. Ten Pavia Court lots joined by five supplemental declarations recorded from 2012 to 2016, and one, Lot 9 at 9610 Pavia Court, has no golf instrument of record. Your buyer inherits the membership that runs with your lot, pays the $7,500 Golf Club capital contribution at closing and pays $5,350 a year, so the recorded document belongs in your listing file.

A Street With Its Own Covenants, and a Street Without

Pavia Court is governed by the 2006 Supplemental Declaration for Pavia at Treviso Bay Neighborhood, OR 4156 PG 3815, still of record: a 4,000 square foot minimum, two leases per calendar year and natural gas appliances. Piacere Way’s own 2006 declaration was terminated in 2012, so Piacere Way follows the Master Declaration alone. There is no Pavia or Piacere neighborhood association, which means one estoppel, not two.

A Fee Stack the MLS Understates

The MLS “total recurring fees” on a 2026 Piacere Way listing is $16,106: the $7,420 Master line, the $5,350 Golf line, the $2,586 Piacere lawn line and the $750 dining minimum. It leaves out the Wentworth Estates Community Development District, $3,153.10 a year on a Piacere Way lot and $5,105.46 on most Pavia Court lots for fiscal 2027, because the district bills on the county tax bill. A buyer who budgets from the MLS total is short by exactly that amount.

Flood Margin That Splits the Plat

On the FEMA map effective February 8, 2024, the county-filed elevation certificates put every Piacere Way home in the 7-foot zone above its line by 0.79 to 1.36 feet, while eight of the eleven Pavia Court homes sit 0.4 to 1.4 feet below their 8-foot line. The FEMA letters that once took most of Pavia Court out of the flood zone no longer apply. A buyer’s insurance agent will read those certificates, so we show them first.

Key Takeaways for a Pavia at Treviso Bay Seller

  • Pavia is 62 single-family homes on the Piacere-Pavia plat: 51 Lennar homes on Piacere Way (2012 to 2015) and 11 estates on Pavia Court (2008 to 2015), inside gated, all-ages Treviso Bay.
  • The Southwest Florida MLS counts 3 Pavia closings in the 12 months to September 23, 2026, all on Piacere Way, at $1,275,000, $1,276,000 and $1,350,000. Fewer than ten, so we list them rather than quote a 12-month median.
  • Over the 60 months to September 23, 2026, the MLS counts 13 Pavia closings at a $1,350,000 median, 95.3 percent of list and 45.5 median days on market; the 12 Piacere Way closings carry a $1,313,000 median.
  • One Pavia home was listed on September 23, 2026, at $1,699,000, and none was pending.
  • Golf is recorded on 61 of 62 lots; the buyer pays the $7,500 Golf Club and $7,500 Master Association capital contributions at closing.
  • True carrying cost before tax and insurance is about $19,259 a year on Piacere Way and $18,625 on Pavia Court, because the MLS total omits the CDD line on the tax bill.
  • Roofs are nearly all original: one roof permit on the 62 homes from January 2020 through July 2026.
  • No milestone inspection and no structural integrity reserve study apply: these are detached single-family homes with no condominium association.

Is Now a Good Time to Sell in Pavia at Treviso Bay?

For a prepared Piacere Way home priced to its own plan and lot, yes, with patience built in. The Southwest Florida MLS counts three Pavia closings in the twelve months to September 23, 2026, all on Piacere Way at $1,275,000 to $1,350,000, one Pavia listing was active that day with none pending, and the three sales took 0 to 260 days. Pavia Court has not recorded a sale since February 2024.

Data updated: September 2026 (Southwest Florida MLS Matrix, Treviso Bay development, sub/condo name PAVIA, closed 23 Sep 2025 to 23 Sep 2026 and 23 Sep 2021 to 23 Sep 2026, with actives and pendings, pulled 23 Sep 2026; each closing matched to its recorded Collier County sale)

Window: the 12 months to September 23, 2026. Three sales, total $3,901,000. The west-side Victoria backs onto the Master Association buffer tract; both Isabellas back onto the CDD lake on the east side.

Why We Use a 60-Month Window

We widen the window until at least ten closings are in it. Twelve months holds 3 MLS Pavia closings, 24 months holds 7, 36 months holds 9 and 60 months holds 13, so the Pavia medians on this page are 60-month figures: $1,350,000 across all 13, $670.70 per MLS square foot, 95.3 percent of list and 45.5 days on market across the 10 closings with a recorded marketing time. Three were entered as sold-data-entry records with no days on market and are left out of that figure only.

One Listing Against Three Sales a Year

On September 23, 2026 the MLS showed one Pavia listing, an Isabella on a 0.38-acre lot on the west side of Piacere Way asking $1,699,000 after 21 days, and no pending sale. At three sales a year that is about four months of supply, our arithmetic rather than an MLS statistic. At its asking price it would be the third-highest Piacere Way sale on record, behind $1,825,000 in January 2025 and $1,710,000 in November 2024. A buyer this season compares your home with that listing, with the three recorded sales and with Via Veneto’s Lennar homes of the same plans.

What Sale-to-List Says About Negotiation

Across the 60-month window the median Pavia sale closed at 95.3 percent of its final list price, but the last twelve months ran 86.4, 90.0 and 98.2 percent. The home that sold closest to asking, 9522 Piacere Way, was listed at $1,300,000, close to the other two sales, and took the longest; the two listed at $1,475,000 and $1,500,000 gave up $150,000 or more. Buyers here negotiate from the last same-plan sale.

Why the Pavia Numbers Differ From the Treviso Bay Numbers

The Treviso Bay community recorded 82 closings in the same twelve months at a $570,000 median, with 28 active listings on September 23, 2026. That median mixes condominiums, coach homes and estates. A Piacere Way home should be priced against Piacere Way first, then against Via Veneto’s Lennar homes, and only then against the community; a Pavia Court estate against its own history and the estate streets around it.

$1,276,000 and $1,350,000

No single year holds ten sales, so we show the sales rather than yearly medians. The shape is plain: Piacere Way resales ran $540,000 to $760,000 from 2014 to 2020, jumped to $1.45 million to $1.65 million in 2022, peaked at $1.71 million to $1.825 million between November 2024 and January 2025 on lake-side homes, and have eased to $1.125 million to $1.35 million since August 2025, with longer marketing times.

What the Arc Means for a Seller Today

A seller who remembers the $1,825,000 Isabella sale of January 2025 is remembering the top of the run. The market a Piacere Way seller prices into in 2026 is the $1,125,000 to $1,350,000 band of the last four sales, on lake and buffer lots alike. Pricing to the peak is the most common reason a Pavia listing reaches 150 days or more; the 260-day sale in June 2026 was listed within about $25,000 of its eventual price.

Against the Original Lennar and Stock Prices

Lennar closed its 51 Piacere Way homes between July 2012 and June 2015 at $417,500 to $675,000, a median of $492,800. The 12 Piacere Way homes whose latest resale fell in the 60-month window gained a median of 168 percent over their Lennar price, a median of $820,250, or 10.4 percent a year compounded. Stock sold its nine Pavia Court homes between August 2014 and December 2015 at $1,220,200 to $1,737,200; 9605 Pavia Court went from $1,220,200 new to $3,600,000 in February 2024.

Seventeen Homes That Have Never Resold

Seventeen of the 51 Piacere Way homes are still owned by the buyer who bought from Lennar, and six of the eleven Pavia Court homes are still with their first owners. For those sellers, the gain since 2012 to 2015 is the single largest number in the decision, and it is worth a conversation with a tax adviser before you sign a listing agreement.

Turnover

Thirty-four of the 51 Piacere Way homes have resold at least once since Lennar, many between 2016 and 2020 at $590,000 to $760,000, which is why the median gain across every Piacere Way resale is only 48.2 percent while the recent resales more than doubled. Five of the eleven Pavia Court homes have resold. In the 60-month window the plat averaged three recorded resales a year.

Which Recent Pavia Sales Matter Most to Your Price?

The recent Pavia sales that matter most to your price are the ones on your street in your plan, then on your side of the street, because 51 Piacere Way homes repeat four Lennar plans on near-identical lots. A buyer’s agent and an appraiser will line your home up against the same-plan sales, then adjust for what the lot backs onto, its size, the renovation record and the flood margin.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll and recorded sales; plan names matched from county base area to Lennar’s published plan sizes)

Same Plan First

In the 60-month window the five Isabella resales ran $1,276,000 to $1,825,000, the five Victoria resales $925,000 to $1,710,000, the three Sophia sales $1,050,000 to $1,600,000, and the one Nina $1,275,000. Plan counts on the street are 23 Victorias, 17 Isabellas, 9 Sophias and 2 Ninas, so a Victoria or Isabella seller has real comparables and a Nina seller has one.

Then the Side of the Street

The 22 east-side homes back onto a 4.42-acre CDD lake, the 17 west-side homes onto an 11.18-acre Master Association buffer tract, the 9 north-loop homes onto a 20.53-acre CDD preserve and three homes at the south end onto the Club Rilassare amenity campus. The seven lake-side resales in the window ran $1,125,000 to $1,825,000, the four west-side resales $925,000 to $1,450,000 and the three preserve-side sales $1,050,000 to $1,600,000. The county’s 2026 land lines rank them the same way: $474,776 on a 0.20-acre lake lot against $435,752 to $447,361 on the west side.

Then the Lot Size

Most Piacere Way lots are about a fifth of an acre, but a handful are larger: 0.55 acre at 9483, 0.40 at 9503, 0.39 at 9525 and 0.38 at 9479. The county’s 2026 land values reach $632,549 on the largest preserve lot. Buyers pay for the view first and the size second, so we price the two together.

Then the Renovation Record

Buyers are renovating after they close. County permits show a $149,000 alteration at 9454 Piacere Way in May 2025, $94,500 at 9510 in December 2024, $99,000 at 9522 in June 2026 and $45,000 at 9534 in March 2026. A renovated Isabella and an original one are not the same comparable, and your own permit record is part of your price.

The Highest Sale in the Window, Worked Through

The highest Piacere Way sale on record is 9534 Piacere Way, an Isabella on a 0.29-acre lake lot at the north end, recorded at $1,825,000 in January 2025 at the top of the run. It combined the largest plan, the lake and a larger-than-standard lot. That is what the best-placed plan reached at the peak, not what it would bring today.

The Comparable That Misleads

Two sales in the window can pull a price the wrong way. 9459 Piacere Way recorded at $925,000 in December 2021, before the 2022 jump. 9487 Piacere Way recorded at $1,050,000 in March 2022 as a county-only sale to an LLC and sold six months later on the MLS for $1,600,000. A buyer’s agent may cite either; we explain both in writing rather than let them set your number.

What a Buyer’s Appraiser Will Use

An appraiser for a financed buyer will reach for the most recent sales of the same plan on Piacere Way, then Via Veneto’s Lennar homes of the same plans. We hand the appraiser the same-plan sales, your lot’s position on the plat, your elevation certificate, your permit record and the recorded golf exhibit, so the adjustments are made on documents.

Pavia vs Via Veneto: Which Will Your Buyer Choose?

Pavia’s Piacere Way and Via Veneto are the two Treviso Bay neighborhoods where Lennar built the same Executive Homes plans on fifth-of-an-acre lots in 2012 to 2015, and almost every Piacere Way buyer tours both. Piacere Way offers golf of record on every lot, the Club Rilassare campus next door and a four-lease annual limit; Via Veneto offers slightly lower recent prices and more flood margin.

Data updated: September 2026 (Southwest Florida MLS, closed 23 Sep 2021 to 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll and recorded sales; recorded declarations and golf instruments; Treviso Bay 2026 Annual Fee Sheet; Wentworth Estates CDD FY2027 budget)

Who Should Choose Pavia, and Who Should Choose Via Veneto?

A buyer should choose Pavia’s Piacere Way for a golf membership recorded on every lot, a short walk to the Club Rilassare pools, fitness center and tennis, a lake, preserve or buffer behind the house, and the freedom to lease up to four times in twelve months. A buyer should choose Via Veneto for its extra flood margin, one of its villas, or a slightly lower recent price, and accepts a two-lease annual limit. A Pavia Court buyer is not choosing between these two at all; that buyer is weighing the estate streets of Ponziane and The Peninsula.

What the Comparison Means for Pricing Your Pavia Home

Your Piacere Way listing competes with Via Veneto’s Lennar homes of the same plan as much as with your neighbors. Lead with what Via Veneto cannot offer: golf of record on every lot, the campus next door and the four-lease rule. Price inside the band a Via Veneto shopper can also reach, because the county-recorded medians for the two streets sit within $87,000 of each other and the same buyer is pricing both plan against plan.

How Do We Price a Pavia at Treviso Bay Home?

McGreevy and Comisar price a Pavia home against the recorded sales of the same street and plan, then adjust for what the lot backs onto, its size, the golf instrument, the renovation record, the flood margin and the fee stack your buyer will carry. On Pavia Court, where nothing has sold since February 2024, we build the number from that sale, the county’s building data and the estate sales around it.

Reading a Pavia Address and Lot

Every house numbered 9414 to 9534 on Piacere Way is Block A, Lots 1 to 51; every house numbered 9601 to 9621 on Pavia Court is Block B, Lots 1 to 11. Because lot numbers restart in Block B, “Lot 1” is both 9415 Piacere Way and 9601 Pavia Court. Italia Way house numbers, 9406 to 9493, overlap Piacere Way’s, so a listing must name the street and the block.

The Five Checks Before We Price

Before we price a Pavia home we check five things in this order: the street, block and plan from the address and the county’s base area; what the lot backs onto from the county parcel lines; the recorded golf instrument for the lot; the elevation certificate and the machinery elevation against today’s flood line; and the permit record, from remodels to shutters, generators and the roof.

Why Automated Estimates Miss in Pavia

The county’s 2026 preliminary roll cut median values 19.6 percent on Piacere Way and 30.3 percent on Pavia Court, and Pavia Court land lines fell from $1.87 million to $3.04 million in 2025 to $634,935 to $723,118. That is a change in the county’s land schedule across Treviso Bay, not a sale signal, and no Pavia Court home has sold since. A model that leans on that roll, or on four different size figures for the same house, cannot see a lake lot, a remodel or a golf instrument.

The Value Drivers a Model Cannot See

The first is the plan, since an Isabella and a Nina differ by 600 square feet. The second is what sits behind the house. The third is the renovation record. The fourth is the flood margin, which is comfortable on most of Piacere Way and tight on eight Pavia Court homes. The fifth is the paperwork, because a home with its golf exhibit, elevation certificate and permit history in the file sells with fewer questions.

Pricing a Pavia Court Estate When Nothing Has Sold Since 2024

Selling one of eleven Pavia Court estates is a custom valuation, not a comparables search. We start from 9605 Pavia Court at $3,600,000 in February 2024, $878 per MLS square foot, place your house against it on the county’s building data and lot, and test the number against the three Treviso Bay estate sales of 3,500 square feet or more in the last twelve months, none of them on Pavia Court, and the estate streets of Lipari Court, Corso Bello and Montiano.

Pricing Against the Live Competition

With one Pavia listing asking $1,699,000 on September 23, 2026 and the last four Piacere Way sales between $1,125,000 and $1,350,000, the asking prices on the market tell you where the ceiling sits. We set a list price that wins the first thirty days against that listing and against Via Veneto’s, because a Pavia home that sits past a season becomes the one buyers ask about rather than the one they tour.

How Do We Market a Pavia Home?

McGreevy and Comisar market a Pavia home to the seasonal, golf-minded buyer who dominates the plat, through professional photography, video and aerial capture, MLS exposure, agent outreach and a qualified-buyer database, with the recorded golf document, the full fee stack and the elevation certificate packaged before the first showing through the Treviso Bay gate.

Data updated: September 2026 (Collier County Property Appraiser 2026 preliminary roll, homestead and owner mailing fields; Southwest Florida MLS Matrix, pulled 23 Sep 2026)

Who Actually Buys in Pavia

On Collier County’s 2026 preliminary roll, 17 of the 51 Piacere Way homes and 6 of the 11 Pavia Court homes carry a homestead exemption. By owner mailing address, Piacere Way homes are owned from Florida for 28 homes, Ontario for 7, Massachusetts for 3, New York and Illinois for 2 each and other places for 9; Pavia Court from Florida 6, Michigan 2, Ontario 2 and Massachusetts 1. Most Pavia buyers are seasonal, which sets both the marketing calendar and the channels.

Photography, Video and What Sits Behind the House

No home in the plat touches a golf-course parcel; the views are water, preserve, the buffer tract or the Club Rilassare grounds. The photography shows the pool and lanai outlook at the right time of day, and aerial capture places a Piacere Way home a median 229 meters from the Club Rilassare campus, or a Pavia Court estate on its cul-de-sac between preserve and lake. Video lets a buyer who is still up north walk the plan before booking a flight.

Selling Through the Gate

Every showing is pre-authorized at the Treviso Bay gatehouse, and signs must follow the Master Association’s approved standard, so a Pavia listing is sold through the MLS, syndication, direct outreach to the agents who work the US 41 East corridor, and our own database of buyers looking for a golf-bundled pool home. We write the listing to name the street, the block and the recorded neighborhood, so it is not confused with Italia Way or another Pavia.

Proving the Golf Membership

Many Treviso Bay listings say “golf included”. Ours attaches Exhibit A-1 of the Golf Club Declaration for a Piacere Way home, or the supplement and owner joinder naming the lot for a Pavia Court home, and asks the Master Association estoppel to show the Golf Club charges. For 9610 Pavia Court, the one lot with no golf instrument of record, we say so plainly and let the buyer price it.

Discreet and Off-Market Options

Some Pavia owners want quiet, for an estate, a health change or privacy on a small street. We can market a home agent-to-agent before it reaches the MLS. The trade is exposure, and less exposure can mean a lower price, so we tell you honestly which way that trade lands for your home, particularly on Pavia Court where price discovery is thin.

Marketing the Fee Stack Honestly

A buyer will see the Master line, the Golf line, the Piacere lawn line on Piacere Way, the dining minimum and the CDD line on the tax bill. We put all five, with their sources, in the listing file from day one, so the fee conversation happens before a contract rather than during underwriting.

How Do We Negotiate a Pavia Contract?

McGreevy and Comisar negotiate a Pavia contract at partner level, never through an assistant, and we build the Master Association estoppel and resale application, the golf confirmation, the buyer’s insurance quote and the flood determination into the contract dates so that none of them becomes a late surprise that reopens the price.

Partner-Level Negotiation, Never an Assistant

Jesse McGreevy or Marc Comisar handles every offer, counter and inspection response personally. With three Pavia sales a year and the last three closing at 86.4 to 98.2 percent of list, the first counter sets the tone, and the buyer’s agent is often someone who has shown Via Veneto the same week.

The Inspection, the Roof and the Air Conditioner

A buyer’s inspector will price the roof and the mechanical systems. Almost every Pavia roof dates from the 2012 to 2015 build, and a tile roof’s underlayment is the question insurers ask. Air-conditioning change-outs are the most common Pavia permit, and on 15 homes the machinery pad sits below today’s flood line, so a replacement may need a raised platform. A documented roof inspection and your condenser’s permit remove easy credits.

Insurance and the Elevation Certificate

Insurance questions slow Pavia sales more than anything else. We give the buyer’s agent your elevation certificate, your wind-mitigation report and four-point inspection, and your roof history at the first showing, so the homeowners and flood quotes arrive inside the inspection period rather than after it. On Pavia Court we recommend a new elevation certificate before listing.

The Capital Contributions

Under the 2026 fee sheet the resale buyer of a golf-bundled home pays a $7,500 Master Association and a $7,500 Golf Club capital contribution. Those are customarily a buyer cost in Treviso Bay but are negotiable, and a seller competing with a similar listing sometimes offers to pay one. We decide with you before the first offer how to handle them.

What Does It Cost to Sell a Pavia at Treviso Bay Home?

Selling a Pavia home costs the negotiated commission, Florida documentary stamp tax on the deed at $0.70 per $100, the Master Association estoppel certificate, a municipal lien search, and prorated taxes, CDD and association charges. In Collier County the buyer customarily pays the owner’s title policy, and the buyer pays both $7,500 capital contributions under the 2026 fee sheet.

Data updated: September 2026 (Florida Statutes 201.02 and 720.30851; Treviso Bay Master Association 2026 Annual Fee Sheet, revised 11 May 2026; Southwest Florida MLS Matrix, pulled 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll)

Documentary Stamp Tax on the Deed

Florida charges $0.70 per $100 of consideration under Florida Statutes 201.02, and a Florida seller customarily pays it on a resale. At the 60-month Piacere Way MLS median of $1,313,000 that is 13,130 taxable units, or $9,191. At the last Pavia Court sale price of $3,600,000 it is $25,200. It is the largest fixed cost of selling after commission.

Title Insurance and the Collier County Custom

In Lee County the seller customarily chooses the closing agent and pays the owner’s title policy. In Collier County the custom flips and the buyer customarily chooses and pays. No statute fixes the allocation, so the contract controls, and a seller moving within Southwest Florida should confirm it in writing rather than assume the Lee County habit.

One Estoppel, Not Two

Because there is no Pavia or Piacere association, a Pavia sale needs one estoppel certificate, from the Treviso Bay Master Association under Florida Statutes 720.30851, with the Golf Club charges shown on it. The 2026 fee sheet prices it at $299, $418 for a rush and $179 more if the account is past due. Order it the week the contract is signed.

The Fees Your Buyer Pays, Not You

The 2026 fee sheet places the $7,500 Master Association capital contribution, the $7,500 Golf Club capital contribution, the $50 resale application, the $250 Rookery Bay Environmental Grant fee and the $200 post-closing set-up fee on the resale buyer, $15,500 in all on a golf-bundled home. The MLS transfer-fee field usually shows only the $7,500 Master half, so we state all five correctly in the listing.

Commission After the NAR Settlement

Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS, buyers sign written agreements with their own agents, and every commission is negotiable and not set by law. What you negotiate with us is the listing side; whether to offer anything toward the buyer’s agent is a separate decision we make together, off the MLS.

What Must a Pavia Seller Disclose Under Florida Law?

A Pavia seller owes the buyer the homeowners’ association disclosure summary before the contract is signed, the community development district disclosure, the property tax disclosure summary and any known material defect that is not readily observable. Because Pavia is single-family under a Chapter 720 master with no condominium layer, the condominium document package does not apply.

The Section 720.401 Summary, Before the Contract

Section 720.401 of the Florida Statutes requires a disclosure summary for a parcel in a community with a mandatory homeowners’ association, supplied before the contract for sale is executed, and on a resale the seller supplies it. The contract must carry the statute’s voidability clause in conspicuous type. If the summary is not provided before signing, the buyer may cancel within 3 days after receiving it or before closing, whichever comes first, and that right cannot be waived.

The Chapter 718 Fork, and Why Pavia Sits on the 720 Side

Section 720.401 does not apply to associations regulated under Chapter 718, the condominium act. Many Treviso Bay sales straddle that line, because Treviso Bay’s Terrace, Veranda and Coach condominiums are Chapter 718 associations under the Chapter 720 Master Association. A Pavia home is a fee-simple lot with no condominium association, so only the Chapter 720 layer applies. How the statute applies to your contract is for your closing agent or attorney to confirm. This is information, not legal advice.

The CDD Disclosure

Pavia sits inside the Wentworth Estates Community Development District, a Chapter 190 district that assesses every lot on the county tax bill. Florida Statutes 190.048 requires the contract for the initial sale of a parcel in a district to carry a CDD disclosure, and it is standard practice to put the district’s current line in front of a resale buyer, since the MLS fee total leaves it out. Your closing agent confirms the exact form.

The Property Tax Disclosure Summary

Florida Statutes 689.261 requires that a buyer of residential property receive a property tax disclosure summary warning not to rely on the seller’s current taxes. In Pavia the 2026 preliminary tax figures carry a $9,104.83 median on Piacere Way and $26,435.55 on Pavia Court, and most homes carry no homestead exemption, so the warning describes a real change for a buyer who will homestead or for a seller who has.

Known Defects, Storms and Claims

Under Johnson v. Davis, a Florida seller who knows of facts materially affecting value that are not readily observable must disclose them. For a Pavia home that means storm or water damage, insurance claims, unpermitted alterations and any assessment you know is levied or proposed. The elevation certificate and permit record are public, so we put them in the file rather than wait for a buyer to find them.

A title search on a Piacere Way home will turn up the 47-page 2006 Piacere declaration, OR 4154 PG 2505. Its declarant never owned the land, and Lennar’s March 2012 Certificate of Amendment, OR 4777 PG 3040, extinguished and terminated it; the association it created was dissolved by the state in 2009. We put both instruments in the file so the buyer’s title agent does not stop on it.

What Does the Roof and Permit Record Mean for Your Sale?

Pavia’s roofs are almost all original. County permit files from January 2020 through July 2026 show one roof permit on the 62 homes, $10,000 at 9438 Piacere Way in November 2023, against 79 permits in all for air conditioning, gas, generators, shutters, remodels and additions, worth about $1.19 million declared. Because every home is single-family, the roof is each owner’s cost and there is no reserve behind it.

Data updated: September 2026 (Collier County monthly issued-permit reports, January 2020 to July 2026, with archived copies where months are missing; Collier County Clerk notices of commencement, 2007 to 2026)

Roofs Original to the House

A roof installed in 2013 is 13 years old in 2026, and insurers and inspectors ask about its age, its covering and, on a tile roof, the underlayment beneath the tile. A Pavia seller with a documented roof inspection, or a recent underlayment replacement, answers the buyer’s insurance question before it is asked. Pavia Court’s covenants require tile roofs; the covering on Piacere Way is not stated in any source we hold, so the inspection should say.

Permits Buyers Will Look For

County permits show owners adding protection: 13 shutter, door or window permits on 11 homes since 2020, including a $35,000 shutter system at 9605 Pavia Court in 2024, $24,097 of doors at 9601 Pavia Court in 2025 and $55,116 of storm protection at 9620 Pavia Court in 2026, and standby generators at 9447 and 9459 Piacere Way. A permitted, finaled improvement is worth money in the listing; an unpermitted one is a negotiation.

No Milestone Inspection, No Reserve Study

Florida’s milestone inspection law, section 553.899, and its structural integrity reserve study requirement in section 718.112 apply to condominium and cooperative buildings. Pavia’s homes are detached single-family houses with no condominium association, so neither applies. That removes a category of special-assessment risk that condominium sellers in Treviso Bay have to explain, and it belongs in your listing.

Notices of Commencement, the Longer Record

The Clerk’s index of notices of commencement on the plat runs back to 2007: 100 notices, peaking at 22 in 2014 during the build-out and running at about seven a year since 2021. The contractors named most often since 2020 are impact-window and shutter installers, remodelers and air-conditioning companies. The one recorded roofing notice was for 9438 Piacere Way in November 2023.

How Does the Flood Zone Affect Selling a Pavia Home?

The flood zone shapes the Pavia buyer pool rather than capping the price: 57 of the 62 homes sit in a FEMA Special Flood Hazard Area on the map effective February 8, 2024, and a financed buyer there needs flood coverage. Every Piacere Way home in the 7-foot zone clears its line; eight Pavia Court homes sit below theirs. The sellers who hand over the elevation certificate first keep deals together.

Data updated: September 2026 (FEMA National Flood Hazard Layer, panel 12021C0603J effective 8 Feb 2024; FEMA preliminary panel 12021C0603K; Collier County elevation certificate files, read 23 Sep 2026)

The nine Stock homes were built in 2014 and 2015 to the 2012 map, which put Pavia Court’s line at 6 feet. The 2024 map restored 8 feet, and the 2025 preliminary map keeps it.

The FEMA Letters That No Longer Apply

Between 2014 and 2016 FEMA issued two Letters of Map Revision based on Fill that removed most Pavia Court houses from the flood zone under the 2012 map. FEMA’s flood layer now lists the 2016 letter as reevaluated and the 2014 letter as superseded, and no newer letter exists for any Pavia address. A Pavia Court seller who stopped carrying flood insurance on the strength of those letters should know a buyer’s lender will not accept them.

Air Conditioners Below the Line

The certificates record the lowest machinery, usually the air-conditioning pad. At 15 homes it sits below today’s base flood elevation: the eight low Pavia Court homes and the seven Piacere Way homes below the 8-foot line. Collier County’s floodplain rules call for replacement mechanical equipment at least one foot above the base flood elevation, so a routine change-out at one of those homes may need a raised platform, and the 50 percent rule applies to a large remodel.

Storm History, Stated Carefully

All 62 homes existed for Irma, Ian, Idalia, Helene and Milton. No high-water mark was surveyed on Piacere Way or Pavia Court; the nearest Ian marks the U.S. Geological Survey measured were 6.38 and 6.39 feet at Henderson Creek, 3.1 miles from Pavia Court and 3.7 miles from Piacere Way. The county permit files show no flood or structural repair permit on any of the 62 homes after those storms. That is the absence of a public record, not proof of no damage, and your own claims history is what a buyer will ask for.

What Will Your Buyer Pay to Own in Pavia at Treviso Bay?

A Pavia buyer will pay about $19,259 a year on a golf-bundled Piacere Way home and about $18,625 on a golf-bundled Pavia Court home in Master, Golf, lawn, district and dining charges before property tax and insurance. Pavia Court pays no lawn line but a larger district debt line, and 9610 Pavia Court, with no golf instrument, about $13,275.

One Pavia Court lot is billed at a partial “150’ Lot” debt rate of $3,152.72, consistent with a partial prepayment; which lot is not stated in any public document we found, and the estoppel and tax bill settle it.

The Piacere Lawn Line

The Master Declaration lets the Master Association maintain lot landscaping and bill it to one neighborhood. The 2026 fee sheet lists “Piacere” at $2,586, down from $2,777 in 2024 and up from $2,511 in 2025. There is no Pavia line, and the one Pavia Court MLS record in five years shows $0 in that field, so Pavia Court owners appear to maintain their own landscaping; confirm it on the estoppel.

The CDD Line on the Tax Bill

Wentworth Estates collects its assessments on the county tax bill, not through the Master Association: $3,153.10 on a Piacere Way lot and $5,105.46 on most Pavia Court lots for fiscal 2027. The district’s Series 2021 debt is level through fiscal 2037, so at today’s rates roughly eleven years remain, about $18,200 on a Piacere Way lot and about $39,700 on a Pavia Court lot before any prepayment. That tail is part of the buyer’s arithmetic.

The Tax Reset Your Buyer Inherits

The 2026 preliminary roll puts the median Pavia tax figure at $9,104.83 on Piacere Way and $26,435.55 on Pavia Court, on median preliminary values of $1,008,760 and $2,740,093. Florida’s Save Our Homes cap holds down a long-held homestead, so a homesteaded seller’s bill says little about the buyer’s. Preliminary figures change when the roll is certified.

Which Pavia Rules Affect a Sale?

The Pavia rules that affect a sale are the Master Association’s resale application, the leasing limits that differ by street, the pet rule a buyer inherits, Pavia Court’s recorded building covenants and the sign and vehicle rules, all set by the 2021 restated Master Declaration, OR 5934 PG 2738, and on Pavia Court the 2006 supplemental declaration.

No Neighborhood Association, One Master Application

There is no Pavia or Piacere neighborhood association and no neighborhood approval of a sale. The Master Association publishes its buyers application, with a $50 resale fee, so we file it the week the contract is signed. The Master Declaration names Piacere and Pavia separately in section 1.24, which is why the fee sheet bills a Piacere lawn line and no Pavia line.

Leasing Rules by Street, and a Tenant in Place

On Piacere Way the Master Declaration allows leases of at least 30 days, no more than four in any 12-month period, with a $100 application per adult. On Pavia Court the 2006 covenants are stricter: at least 30 days and no more than two leases per calendar year. A buyer who inherits an approved lease takes the home subject to it, and it counts toward those limits.

Pets Your Buyer Inherits

Section 5.14 of the 2021 restated Master Declaration allows up to three cats or dogs in total with no weight limit, bans pit bulls, pit bull mixes and other recognized aggressive breeds regardless of size, and keeps pets off the golf course. Pavia Court’s covenants add no pet rule of their own, so the Master rule applies on both streets, a selling point against Treviso Bay’s condominiums with their weight caps.

Pavia Court’s Building Rules

The Pavia Court covenants set a 4,000 square foot minimum, a 35-foot height limit above base flood elevation, fixed setbacks, tile roofs of at least 4:12 pitch, enclosed garages for two to four cars that may not be converted without approval, gas water heaters and ranges, and lake-bank maintenance by the lakefront owner. A buyer planning an addition reads them before writing, so we put them in the file.

Signs, Vehicles and Golf Carts

Signs must follow the Master Association’s standard, a small oval dark-green sign. Commercial vehicles, boats, trailers and recreational vehicles must be garaged, golf carts are kept in the garage, and construction work is limited to 7 AM to 5 PM, Monday through Saturday, under the 2025 Master Rules, which matters when you schedule pre-listing work.

How Long Does It Take to Sell a Pavia Home?

A Pavia home sold in a median of 45.5 days on market over the 60 months to September 23, 2026, on ten MLS closings with a recorded marketing time, and the three sales of the last twelve months took 0, 149 and 260 days. Add a contract period for the Master Association estoppel and application, the golf confirmation and the buyer’s insurance and flood quotes.

Data updated: September 2026 (Southwest Florida MLS Matrix, pulled 23 Sep 2026)

Season and the Pavia Buyer

With most Pavia homes carrying no homestead exemption and owners mailing tax bills from Ontario, New England, New York and the Midwest, Pavia’s buyers are mostly seasonal. A listing live by November meets the January-to-April buyer pool while it is in Naples, though the 60-month record also shows quick sales in May and June: 9419 Piacere Way sold in 3 days at full price in May 2024.

A Realistic Sequence

Valuation and document assembly in week one; photography and video in week two; listing live in week three; contract, with the Master Association estoppel ordered on the first business day and the resale application filed at once; inspection, wind-mitigation and flood quotes inside the inspection period; closing and the buyer’s gate and member set-up.

Selling While You Are Up North

Most Pavia owners sell from out of state. Marc handles showings, contractors and inspections in person, Jesse handles the paperwork and the associations, and the title company arranges a mail-away closing. The gate needs every showing pre-authorized, which we manage for you.

Most Pavia owners are not in Naples all year, and a Pavia sale has its own moving parts: a Master Association estoppel with the Golf Club charges on it, a recorded golf document, a district line on the tax bill and a gate that pre-authorizes every visitor.

A Seller on Pricing Judgment

★★★★★ “Their recommendation on pricing my unit was sound and proved prescient. I never questioned their integrity and found it easy to rely on their recommendations. I would work with them again in a heartbeat.” Charlie Carroll, verified Google review

On a street where the same Isabella plan sold for $1,276,000 and $1,825,000 eighteen months apart, pricing judgment is the whole game.

A Seller on Time on Market

★★★★★ “We had been on the market for several months with no offers. When we signed with Marc our house was sold in 2 weeks. He has a unique system for selling homes.” Sandra Decker, verified Google review

A Seller on Follow Through

★★★★★ “Jesse was very professional, helpful and kept in touch with ideas and suggestions which developed into a sale. Highly recommend his company for their excellent follow through.” Donald Vogler, verified Google review

Why Does a Pavia Specialist Matter When You Sell?

A Pavia specialist matters because the facts that decide a Pavia sale live in recorded documents and county files rather than a listing feed: which of two recorded neighborhoods the home sits in, the golf instrument for that exact lot, the elevation certificate, the CDD line the MLS omits, the Pavia Court covenants and the plan hidden in the county’s base area.

What a General Naples Agent Tends to Miss in Pavia

A general agent may price Pavia off the Treviso Bay median, blend a Pavia Court estate into a Piacere Way median, list the MLS fee total without the CDD line, write “golf included” on 9610 Pavia Court, miss a sale the MLS filed under Italia, or learn about the Pavia Court flood margin from the buyer’s insurer. None of those errors is exotic, and each costs a seller time or money.

How Pavia Compares With the Rest of Treviso Bay for a Seller

Most Treviso Bay sellers own condominiums, coach homes or estate homes, with different buyers and different paperwork. Our guide to selling a Treviso Bay home covers the whole community, and our Treviso Bay home valuation page prices every product in it. Piacere Way sits at the single-family entry point of that spectrum, and Pavia Court on the largest lots in it.

Are You Also Buying Your Next Home in Southwest Florida?

Many Pavia sellers are also buyers, moving to a larger estate inside Treviso Bay, to another Naples golf community, or to a lock-and-leave condominium. McGreevy and Comisar represent both sides of that move with one calendar, so the sale funds the purchase and the two closings do not collide in season.

Buying and Selling in the Same Season

We sequence the two contracts so the Pavia estoppel and Master Association application clear before the purchase closing, or we write the purchase contingent on the sale where the market allows. Marc runs the buy side; Jesse runs the sale. Read how we represent buyers in Southwest Florida.

Buying Inside Treviso Bay Again

Some Piacere Way owners trade up to a Pavia Court or Peninsula estate, and others trade down to a Treviso Bay condominium with no yard to keep. Our guide to buying a home in Treviso Bay covers the whole community, and our Pavia at Treviso Bay buyer guide covers the purchase side of this neighborhood in full.

Frequently Asked Questions, Seller Edition: Selling a Pavia at Treviso Bay Home

These are the questions Pavia at Treviso Bay owners ask before they list, answered from the recorded plat, declarations and golf instruments, the Master Association’s published fee sheet, the Wentworth Estates district budget, Collier County’s files and the Southwest Florida MLS, each with its window and source.

How do I sell my home in Pavia at Treviso Bay?

Confirm your street, block and plan, pull your golf instrument and elevation certificate, order the Master Association estoppel figures, and price against same-plan sales on your street and in Via Veneto. Then list with a team that files the Master Association application and the estoppel the week the contract is signed. Call Jesse McGreevy at (239) 898-6072.

Who is the best listing agent for Pavia at Treviso Bay?

The one who can price your plan and lot from the recorded sales, prove your golf status from the recorded document and put the full fee stack and elevation certificate in the file on day one. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008 and the #1 Team in Southwest Florida since 2012.

What is my Pavia home worth?

For a Piacere Way home, start with the last same-plan sales: $1,275,000 to $1,350,000 in the last twelve months, with a 60-month Piacere Way median of $1,313,000. Your lot, renovation and flood margin move it from there; a free Pavia at Treviso Bay home valuation gives you the number.

Is Pavia the same as Piacere at Treviso Bay?

On the county record Pavia and Piacere are two blocks of one plat, Piacere-Pavia. The MLS files both streets as Pavia, the Master Association bills Piacere Way as “Piacere”, and the 2006 Pavia covenants cover only Pavia Court. Your listing should name the street and the block.

How many homes are in Pavia at Treviso Bay?

Sixty-two: 51 Lennar homes on Piacere Way, Block A, and 11 estates on Pavia Court, Block B, on the plat recorded in Plat Book 48, Pages 1 to 10.

How many Pavia homes sell in a year?

Three closed on the MLS in the twelve months to September 23, 2026, and 13 in five years. With one sale the MLS filed under Italia and one recorded only with the county, the plat recorded 15 resales in the five years.

How long do Pavia homes take to sell?

The 60-month median was 45.5 days on market on ten closings with a recorded marketing time. The last twelve months’ three sales took 0, 149 and 260 days, and the slow ones were priced from the 2024 peak.

Is it a seller’s market or a buyer’s market in Pavia?

Balanced to slow for an overpriced home. One listing against three sales a year is about four months of supply, and the last three sales closed at 86.4 to 98.2 percent of list. A prepared home priced from the current same-plan sales still sells.

Why is the online estimate for my Pavia home wrong?

Because the county’s 2026 roll cut Pavia values 19.6 to 30.3 percent on a land-schedule change, four size figures circulate for the same house, and a model cannot see your lot position, remodel, golf instrument or flood margin.

Does my floor plan change what my home sells for?

Yes. In the 60-month window Isabella resales ran $1,276,000 to $1,825,000 and Victoria resales $925,000 to $1,710,000. The Isabella is about 350 square feet larger and three bedrooms plus a den.

Does a lake lot sell for more on Piacere Way?

In the 60-month record the seven lake-side resales ran $1,125,000 to $1,825,000, against $925,000 to $1,450,000 for four west-side resales. The county’s 2026 land values rank the sides the same way. The samples are small, so we price your lot against the closest same-plan sale on your side.

Does an oversized lot justify a premium?

Sometimes. The county’s land line reaches $632,549 on the 0.55-acre preserve lot at 9483 against $474,776 on a standard lake lot, but the lake lots led the resale record. We price the view and the size together.

Does my golf membership transfer to the buyer?

Yes, if your lot is submitted. All 51 Piacere Way lots are in Exhibit A-1 of the Golf Club Declaration, and ten Pavia Court lots joined by supplement; membership runs with the land, and the buyer pays the $7,500 Golf Club capital contribution.

How do I prove my home is golf-bundled?

Provide Exhibit A-1 of the Golf Club Declaration, OR 4774 PG 2866, for Piacere Way, or the supplement and joinder naming your Pavia Court lot, plus the Golf Club charges on the Master Association estoppel.

I own 9610 Pavia Court. Is my home golf-bundled?

No recorded golf instrument names Block B Lot 9, and the record shows it as a non-golf lot. Confirm with a Golf Club estoppel, and price it as a non-golf estate unless the club confirms otherwise.

Who pays the capital contributions at closing?

The contract decides. The 2026 fee sheet places the $7,500 Master and $7,500 Golf Club contributions on the resale buyer, and they are customarily a buyer cost in Treviso Bay, but they are negotiable.

Do I need Master Association approval to sell?

The buyer files the Master Association’s resale application with its $50 fee. There is no Pavia or Piacere neighborhood association and no neighborhood approval.

How many estoppel certificates does a Pavia sale need?

One, from the Treviso Bay Master Association, $299 or $418 for a rush under the 2026 fee sheet, with the Golf Club charges shown on it.

Do I owe the Section 720.401 disclosure summary?

On a resale in a community with a mandatory homeowners’ association, the seller supplies it before the contract is signed. Section 720.401 does not apply to Chapter 718 condominiums, and Pavia has none. Ask your closing agent or attorney how it applies to your contract; this is information, not legal advice.

Do I have to disclose the CDD?

Disclose it. The Wentworth Estates assessment is on the tax bill, not in the MLS fee total. Florida Statutes 190.048 prescribes the CDD disclosure for a district contract, and on a resale we put the district’s current line in front of the buyer from day one.

Do I need a milestone inspection or structural reserve study to sell?

No. Both apply to condominium and cooperative buildings, and Pavia homes are single-family houses.

Is my Pavia home in a flood zone?

Most likely. Fifty-seven of the 62 homes are in Zone AE on the map effective February 8, 2024; five Piacere Way homes are in shaded Zone X.

Do I have to disclose that my first floor is below the flood elevation?

Your elevation certificate is a public record and a buyer’s insurer will see it. Florida sellers must disclose known facts that materially affect value and are not readily observable, so we include the certificate and explain the 2024 map change.

Should I get a new elevation certificate before listing?

On Pavia Court, yes: eight of the eleven surveyed first floors are below today’s 8-foot line, and a current certificate lets a buyer price flood insurance quickly.

Should I get a wind-mitigation report and four-point inspection?

Yes. Insurers ask for both, and nearly every Pavia roof is original to the house.

What does it cost to sell a Pavia home?

The negotiated commission, documentary stamp tax at $0.70 per $100, the Master Association estoppel, a municipal lien search, and prorated taxes, CDD and association charges. At the $1,313,000 Piacere Way median the deed stamps are $9,191.

Who pays for title insurance in Collier County?

By Collier County custom the buyer usually chooses the closing agent and pays the owner’s title policy, the reverse of the Lee County custom. The contract controls.

Is real estate commission negotiable in Naples?

Yes. Commission is not set by law. Since August 17, 2024, offers of buyer broker compensation cannot be advertised in the MLS, and buyers sign written agreements with their own agents.

Can I sell with a tenant in place?

Yes. The approved lease stays in force, the buyer takes the home subject to it, and it counts toward the four-lease limit on Piacere Way or the two-lease limit on Pavia Court.

Should I lease my Pavia home for another season or sell it?

It depends on your carrying cost, tax position and the market direction. A golf-bundled Pavia home carries about $18,625 to $19,259 a year before tax and insurance, and the 30-day minimum rules out nightly rental. We run both scenarios with you.

Can I sell my Pavia home furnished?

Yes. Most Pavia buyers are seasonal and many like turnkey homes, but furniture rarely returns its cost in the price. When furniture is part of the sale we list it on a separate inventory so the appraisal and the lender treat it correctly.

Should I replace my air conditioner before listing?

If it is original, a buyer’s inspector will price it. On 15 Pavia homes the machinery sits below today’s flood line, and a replacement there may need to be raised under the county’s standard.

Will my buyer’s property taxes be higher than mine?

Very likely, if you hold a homestead exemption. The 2026 preliminary tax figures carry a $9,104.83 median on Piacere Way and $26,435.55 on Pavia Court, and the CDD line sits on the same bill.

Can I put a For Sale sign on my Pavia home?

Only a sign that follows the Master Association’s approved standard, the small oval dark-green sign. We market through the MLS, outreach and gate-authorized showings.

Can I sell my Pavia home off market?

Yes. Agent-to-agent marketing before the MLS suits an estate or a private sale. The trade is exposure, and on Pavia Court, with no sale since February 2024, price discovery is worth a lot.

Will I owe capital gains tax when I sell?

Possibly. Most Pavia homes were bought new for $417,500 to $675,000 on Piacere Way and $1,220,200 to $1,737,200 on Pavia Court, so the gain can be large. Florida has no state personal income tax; a qualifying primary residence exclusion can shelter part of a federal gain. Talk to your CPA before you sign.

I am a Canadian owner. What should I know about FIRPTA?

The Foreign Investment in Real Property Tax Act generally requires the buyer to withhold part of the price when the seller is a foreign person, with reduced rates and exemptions in defined cases. Nine Pavia homes are owned from Ontario. Engage a CPA early.

The MLS filed my neighbor’s sale under Italia. Does that affect me?

It can, because buyers searching Pavia will not see it. 9423 Piacere Way’s 2022 sale was filed under Italia; your listing should be entered as Pavia with the street and plat named.

When is the best time to list a Pavia home?

Fall, so the home is live for the January-to-April seasonal buyer, although Pavia’s quickest sales in the 60-month record closed in May and June. A prepared home does not have to wait for season.

What should I do first if I am thinking about selling?

Get a written valuation from your plan’s recorded sales, pull your golf instrument and elevation certificate, and order the estoppel figures. Request a Pavia at Treviso Bay valuation or call Jesse McGreevy at (239) 898-6072.

Your Pavia at Treviso Bay Listing Team, and How to Reach Us Today

McGreevy and Comisar list and sell homes across Southwest Florida from an office in Bonita Springs, and Pavia at Treviso Bay sits inside the Naples golf-community market they work every week. If you are weighing a sale on Piacere Way or Pavia Court, the first conversation costs nothing and usually saves a seller more than any decision made later.
