Buying a home in Pavia at Treviso Bay means buying one of 62 detached pool homes on one recorded plat inside gated Treviso Bay in Naples: a Lennar home on Piacere Way or a Pavia Court estate, with golf attached lot by lot by recorded document, one Master Association estoppel and a fee stack the MLS understates. Only three sold in the last year, all on Piacere Way.
The full record of the neighborhood, all 62 addresses, the plat history, the golf instruments lot by lot and every elevation certificate, is on our Pavia at Treviso Bay guide, which this buyer page sits beside, and the community around it is on our Treviso Bay community guide. This page is about the purchase: what to check, in what order, and what it costs to own. Owners on the other side of the table should read how we sell Pavia at Treviso Bay homes or start with a free Pavia at Treviso Bay home valuation. If you are searching for the best buyer’s agent for Pavia at Treviso Bay in Naples, Florida, McGreevy and Comisar represents homebuyers across Naples, Estero, Bonita Springs, Fort Myers, Collier County and Lee County. Whether you are relocating, buying a seasonal home or moving up from a condominium, including in Treviso Bay, Lely Resort and the US 41 East corridor, our team provides honest market guidance, pre-market awareness, partner-level negotiation and a clear plan to help you buy confidently.
“Pavia” is an MLS name. On the Collier County record it is the plat of Piacere-Pavia: Block A, 51 homes on Piacere Way, and Block B, 11 homes on Pavia Court, about 1.2 kilometers apart. Both sit inside Treviso Bay, 1,431 homes, all ages, gated, around the TPC Treviso Bay course, under the Treviso Bay Property Owners Master Association. There is no Pavia or Piacere neighborhood association.
Piacere Way’s 51 homes are Lennar’s Executive Homes plans, built 2012 to 2015: 2 Ninas of about 1,646 square feet, 23 Victorias of about 1,900, 9 Sophias of about 2,020 and 17 Isabellas of about 2,250, each with an attached two-car garage and, on 50 of them, a private pool. Pavia Court’s 11 are estates of 4,050 to 5,373 square feet on 0.68 to 0.97 acre, nine built by Stock in 2014 and 2015 and two earlier customs, every one with a pool.
Pavia has no golf-course frontage: every lot backs onto a lake, a preserve, a buffer tract or the Club Rilassare amenity campus. It has no neighborhood pool, no dock or Gulf access, and no nightly or weekly rentals. A buyer who wants a fairway view should look at other Treviso Bay streets; a buyer who wants water or preserve behind a pool home is in the right place.
Pavia at Treviso Bay buyers work with McGreevy and Comisar because a Pavia purchase turns on documents a general agent rarely reads: the golf exhibit or supplement for the exact lot, the elevation certificate, the Wentworth Estates CDD budget and lot class, the Master Association fee sheet and, on Pavia Court, the 2006 covenants. Jesse McGreevy and Marc Comisar are Top 1% Real Estate Agents Nationally Since 2008.
Those are career numbers across Lee and Collier County. As the leaders of Domain Realty Group, our team has closed over $2.5 billion in real estate; learn more at DomainRealtyGroup.com. If you are comparing teams, our guide to the best real estate agents in Naples sets them side by side on the public record.
Your agent should tell you which plan’s sales your offer is really competing with, prove the golf membership from the recorded document for that lot, show you the full fee stack with the CDD line, read the Pavia Court covenants with you if you are buying there, and put the elevation certificate in front of your insurance agent on day one. That is the job, and it is the job we do.
Marc Comisar runs the buy side in the field: tours through the Treviso Bay gate, inspections, contractor quotes and the walk-through. Jesse McGreevy runs the data, the documents and the association, club and district paperwork. We track the Pavia at Treviso Bay market for a buyer from two independent records: the Southwest Florida MLS for closings, listings and fee disclosures, and Collier County’s recorded sales and 2026 preliminary roll for every sale on the 62 homes back to 2006. Each figure on this page names its window and date.
Data updated: September 2026 (Southwest Florida MLS Matrix, Treviso Bay development, sub/condo name PAVIA, pulled 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll and recorded sales)
In the last 60 months we tracked all 13 Pavia closings in the MLS against the county’s sales record, and found two the MLS label misses: a Piacere Way sale filed under Italia and one recorded only with the county. We tracked every Lennar and Stock closing on the plat the same way, which is how we know what each home originally cost.
Domain Realty, our brokerage, closed 658 transaction sides in Naples in the 60 months to October 5, 2026, $521.5 million in volume counted by side, per the Southwest Florida MLS pulled that day. McGreevy and Comisar are the #5 real estate team in Florida in the 2026 RealTrends rankings. A buyer needs the whole plat’s record to judge a price, and the whole record is what follows.
The same-plan sales on both sides of the street, the live competition in Pavia and Via Veneto, the full fee stack, the lot’s golf instrument, the elevation certificate and permit record, and on Pavia Court the covenants, assembled before you tour, so that when the right home comes up you can write a clean offer inside days rather than weeks. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008, and a thin market is where that preparation pays.
The Pavia at Treviso Bay market is thin and slower than it was: the Southwest Florida MLS counts three closings in the twelve months to September 23, 2026, all on Piacere Way at $1,275,000 to $1,350,000 and 86.4 to 98.2 percent of list, one listing was active that day with none pending, and Pavia Court has not recorded a sale since February 2024.
Data updated: September 2026 (Southwest Florida MLS Matrix, closed 23 Sep 2025 to 23 Sep 2026 and 23 Sep 2021 to 23 Sep 2026, pulled 23 Sep 2026)
Closed | Address | Plan, beds and MLS size | List price | Sale price | Sale-to-list | Days on market |
|---|---|---|---|---|---|---|
November 6, 2025 | 9451 Piacere Way | Victoria, 2 bedrooms plus den, 1,901 sq ft | $1,475,000 | $1,275,000 | 86.4% | 149 |
June 1, 2026 | 9522 Piacere Way | Isabella, 3 bedrooms plus den, 2,249 sq ft | $1,300,000 | $1,276,000 | 98.2% | 260 |
July 1, 2026 | 9446 Piacere Way | Isabella, 3 bedrooms plus den, 2,249 sq ft | $1,500,000 | $1,350,000 | 90.0% | 0, entered at sale |
Three sales is below our ten-sale bar, so we publish no 12-month median. Twelve months held 3 MLS closings, 24 months 7, 36 months 9 and 60 months 13, so the medians on this page are 60-month figures.
On September 23, 2026 one Pavia home was listed: an Isabella on a 0.38-acre lot on the west side of Piacere Way asking $1,699,000 after 21 days, and nothing was pending. At that price it would be the third-highest Piacere Way sale on record. A buyer with patience watches Via Veneto’s Lennar homes of the same plans at the same time.
The 60-month median Pavia sale closed at 95.3 percent of list, and the last three at 86.4, 90.0 and 98.2 percent. The two homes listed at $1,475,000 and $1,500,000 sold $200,000 and $150,000 below list; the one listed at $1,300,000 sold at $1,276,000. Write to the last same-plan sale, not the asking price.
One listing against three sales in twelve months is about four months of supply, our arithmetic rather than an MLS statistic. In a market this thin the right home may list once a season, so alerts and pre-market conversations matter more than they do on a busier street.
Across the 60 months to September 23, 2026 the 13 MLS closings carried a $1,350,000 median, $670.70 per MLS square foot, 95.3 percent of list and 45.5 days on market on ten with a recorded time. The 12 Piacere Way closings alone carry a $1,313,000 median. Piacere Way resales peaked at $1.71 million to $1.825 million between November 2024 and January 2025 and have run $1.125 million to $1.35 million since August 2025.
Pavia at Treviso Bay homes cost what their plan and lot say: in the 60 months to September 2026 Isabellas resold for $1,276,000 to $1,825,000, Victorias for $925,000 to $1,710,000, Sophias for $1,050,000 to $1,600,000 and the one Nina for $1,275,000, while the only Pavia Court sale was $3,600,000. Lake lots led; the county’s roll agrees.
Data updated: September 2026 (Southwest Florida MLS Matrix, pulled 23 Sep 2026; Collier County Property Appraiser 2026 preliminary roll and recorded sales; Lennar’s archived plan pages)
Plan | Homes | County base area | Lennar bedrooms and baths | 60-month resales | Median 2026 preliminary county value |
|---|---|---|---|---|---|
Nina | 2 | 1,646 sq ft | 2 bedrooms, 2 baths | 1, $1,275,000 | $871,122 |
Victoria | 23 | 1,894 to 1,901 sq ft | 2 bedrooms plus den, 2 baths plus pool bath | 5, $925,000 to $1,710,000 | $988,760 |
Sophia | 9 | 2,014 to 2,022 sq ft | 3 bedrooms plus den, 3 baths | 3, $1,050,000 to $1,600,000 | $989,185 |
Isabella | 17 | 2,238 to 2,252 sq ft | 3 bedrooms plus den, 2 baths | 5, $1,276,000 to $1,825,000 | $1,104,818 |
Pavia Court estates | 11 | 4,050 to 5,373 sq ft | 9605 listed as 4 bedrooms plus den, 4.5 baths | 1, $3,600,000 | $2,740,093 |
The 22 east-side Piacere Way homes back onto a 4.42-acre CDD lake, the 17 west-side homes onto an 11.18-acre Master Association buffer tract, the 9 north-loop homes onto a 20.53-acre CDD preserve and three south-end homes onto the Club Rilassare campus. The seven lake-side resales in the window ran $1,125,000 to $1,825,000, the four west-side resales $925,000 to $1,450,000. Decide what you want behind the pool before you decide on a plan.
Pavia Court is a cul-de-sac with six homes backing onto CDD preserve and five onto a 5.82-acre CDD lake. Its covenants set a 4,000 square foot minimum, and its lots, a 0.73-acre median, are the largest in Treviso Bay. With one sale in five years, a Pavia Court purchase is priced from that sale, the county’s building data and the estate streets of Lipari Court, Corso Bello and Montiano.
The county’s 2026 preliminary roll values Piacere Way at a $1,008,760 median and Pavia Court at $2,740,093, after cuts of 19.6 and 30.3 percent on the year that track a land-schedule change across Treviso Bay. Recent Piacere Way sales have closed above those values. The roll is a tax number, but it is also the starting point for your first bill.
Lennar closed its 51 Piacere Way homes at $417,500 to $675,000, a median of $492,800, and the 12 whose latest resale fell in the 60-month window gained a median 168 percent. Stock sold nine Pavia Court homes at $1,220,200 to $1,737,200. A buyer in 2026 is paying well above the builders’ prices but below the late-2024 peak.

The steps to buy a home in Pavia at Treviso Bay are: identify the street, block and plan, confirm the golf instrument for the lot, price the full fee stack, write the offer, receive the disclosure summary before you sign, order the Master Association estoppel, file the resale application, inspect and insure with the house’s own records, and close with the capital contributions paid.
Piacere Way houses 9414 to 9534 are Block A; Pavia Court houses 9601 to 9621 are Block B. The county’s base area tells you the plan. Italia Way numbers overlap Piacere Way’s, so confirm the street as well as the number.
For Piacere Way, Exhibit A-1 of the Golf Club Declaration names every lot. For Pavia Court, find the supplement and joinder that names the lot; 9610 Pavia Court has none. The Golf Club charges on the Master Association estoppel confirm the status.
Add the $7,420 Master, $5,350 Golf, the $2,586 Piacere lawn line on Piacere Way and the $750 dining minimum, and then the CDD line the MLS total omits, $3,153.10 on Piacere Way or $5,105.46 on most Pavia Court lots. Do it before you write.
Write to the plan’s recent sales on the same side of the street, not the asking price, with an inspection period long enough for the wind-mitigation, four-point and flood quotes and a closing date that leaves room for the Master Association application.
Florida Statutes 720.401 requires the seller to give you a homeowners’ association disclosure summary before the contract is signed, and the contract must carry the statute’s voidability clause. If you do not receive it first, you may cancel within 3 days after receiving it or before closing. Your closing agent or attorney confirms how it applies to your contract.
There is one estoppel, from the Treviso Bay Master Association, $299 or $418 for a rush under the 2026 fee sheet. Ask it to show the Golf Club charges and, on Pavia Court, whether any lawn charge is billed.
The Master Association publishes its buyers application, with a $50 resale fee. There is no neighborhood association approval in Pavia.
Bring the county elevation certificate, the permit history and the seller’s roof, wind-mitigation and four-point reports to your inspector and your insurance agent. On Pavia Court, order a new elevation certificate.
Pay the $7,500 Master and $7,500 Golf capital contributions, the $250 Rookery Bay fee and the $200 set-up fee, then register your vehicles and guests with the gate and collect your member cards for the clubhouse and the Club Rilassare campus.
The golf membership in Pavia runs with the lot where a recorded document submits it: all 51 Piacere Way lots are named in Exhibit A-1 of the 2012 Treviso Bay Golf Club Declaration, ten Pavia Court lots joined by five supplements from 2012 to 2016, and 9610 Pavia Court has no golf instrument of record. On a submitted lot you become the golf member at closing.
Data updated: September 2026 (recorded Golf Club instruments, Collier County Clerk; Treviso Bay Master Association 2026 Annual Fee Sheet and 2025 FAQ)
Exhibit A-1 of the March 15, 2012 Golf Club Declaration, at OR 4774 PG 2866, reads “Lots 1 thru 51, inclusive, Block A, Piacere-Pavia.” The December 2018 restated Golf Declaration, OR 5582 PG 3518, lists the same lots again. Every Piacere Way home is a golf home by two recorded instruments.
Recorded | Official Records | Pavia Court lots | Addresses |
|---|---|---|---|
August 1, 2012 | OR 4822 PG 1407 | Lots 10 and 11 | 9606, 9602 |
January 7, 2015 | OR 5110 PG 1587 | Lot 6 | 9621 |
August 4, 2015 | OR 5181 PG 555 | Lots 4, 7 and 8 | 9613, 9620, 9614 |
January 11, 2016 | OR 5232 PG 80 | Lots 2, 3 and 5 | 9605, 9609, 9617 |
March 17, 2016 | OR 5251 PG 3260 | Lot 1 | 9601 |
Each supplement was recorded with the owner’s consent and joinder, which says a buyer “shall hereafter take title subject to the Golf Declaration which shall be a covenant running with the land.”
No recorded golf instrument names Block B Lot 9, 9610 Pavia Court, a 2009 custom home finished before any golf declaration existed. The record shows it as a non-golf lot. If you are buying it, confirm with a Golf Club estoppel, and do not pay a golf premium unless the club confirms membership.
The 2026 fee sheet sets golf at $5,350 a year, dues $3,850, reserves $1,400 and capital $100, plus a one-time $7,500 Golf Club capital contribution from the resale buyer. Agent-entered MLS records show golf dues rising from $3,680 in 2021 and 2022, about 45 percent in five years.
The 2018 restated golf declaration rebuilt its lot exhibit from supplements recorded through December 2014, so it lists Pavia Court Lots 10 and 11 but not the 2015 and 2016 supplements for Lots 1 to 8. No withdrawal has been recorded, and the Golf Declaration allows withdrawal only under its own terms. Have the title agent confirm golf status on the estoppel rather than the listing.
An owner who leases must transfer the social membership to a tenant who wants the clubhouse or the Club Rilassare campus, $400 for a month up to $850 for a year under the fee sheet, and may transfer golf for $250. While a tenant holds the membership, the owner uses the facilities only as a guest.
TPC Treviso Bay is an Arthur Hills course managed by Troon Privé, with the main clubhouse at 9800 Treviso Bay Boulevard, about 1.4 miles in a straight line from Piacere Way and 0.7 mile from Pavia Court. The Master Association’s FAQ states that 825 of Treviso Bay’s 1,431 homes carry a bundled golf membership.
You will pay about $19,259 a year to own a golf-bundled Piacere Way home and about $18,625 on a golf-bundled Pavia Court home in Master, Golf, lawn, district and dining charges before property tax and insurance. There are no neighborhood dues, because there is no neighborhood association; every line is billed by the Master Association, the Golf Club or the Wentworth Estates district.
Data updated: September 2026 (Treviso Bay Master Association 2026 Annual Fee Sheet, revised 11 May 2026; Wentworth Estates CDD FY2027 adopted budget, 14 May 2026, with lot classes from the district’s parcel assessment roll)
Every Treviso Bay home pays the same $7,420 Master line: maintenance $5,523, a bulk cable and internet package $885, reserves $812 and a capital reserve $200. The Master Association owns the roads through Pavia, runs architectural review and enforces the use restrictions.
$5,350 a year on a golf-bundled lot, which is every Piacere Way lot and ten of the eleven Pavia Court lots.
The Master Association maintains Piacere Way’s lot landscaping and bills it as a “Piacere” specific assessment, $2,586 in 2026. There is no Pavia line; Pavia Court owners appear to maintain their own landscaping, which the estoppel confirms.
Wentworth Estates charges every lot $1,499.21 for operations and a debt-service line by class: $1,653.89 on a Piacere Way “50’ Lot” and $3,606.25 on a Pavia Court “150’ Lot”, the only 150-foot lots in the district. One Pavia Court lot pays a partial rate of $3,152.72. The Series 2021 debt is level through fiscal 2037, about eleven more years.
Annual line | Piacere Way, golf | Pavia Court, golf | 9610 Pavia Court, no golf instrument |
|---|---|---|---|
Master Association | $7,420.00 | $7,420.00 | $7,420.00 |
Golf Association | $5,350.00 | $5,350.00 | $0 |
Piacere lawn line | $2,586.00 | $0 | $0 |
CDD operations and maintenance | $1,499.21 | $1,499.21 | $1,499.21 |
CDD debt service | $1,653.89 | $3,606.25 | $3,606.25 or $3,152.72 |
Food and beverage minimum | $750.00 | $750.00 | $750.00 |
Total | $19,259.10 | $18,625.46 | $13,275.46 |
The MLS total recurring fee of $16,106 on a 2026 Piacere Way listing is exactly $7,420 plus $5,350 plus $2,586 plus $750. It leaves out the CDD, $3,153.10 a year on Piacere Way and $5,105.46 on most Pavia Court lots, because the district bills on the tax bill.
Read the Master Association estoppel first, then the golf instrument for the lot, then the Pavia Court covenants if you are buying there, then the Master Declaration’s leasing and pet sections, and receive the homeowners’ association disclosure summary before you sign. Pavia has no condominium document package, because there is no condominium.
The estoppel shows every Master, Golf and lawn charge due on the lot, any pending special assessment and the Golf Club charges that confirm golf status. It is the single most useful document in a Pavia file.
Exhibit A-1 at OR 4774 PG 2866 for Piacere Way; the supplement and joinder naming the lot for Pavia Court. For 9610 Pavia Court, the absence of one.
The 2006 Supplemental Declaration for Pavia at Treviso Bay Neighborhood, OR 4156 PG 3815, and its 2012 amendment, OR 4857 PG 1089. They run to December 20, 2031 and then renew automatically for ten-year periods unless owners of 75 percent of the lots record a termination.
The 2021 Second Amended and Restated Master Declaration, OR 5934 PG 2738: section 1.24 names Piacere and Pavia as separate neighborhoods, section 5.3 sets leasing and section 5.14 sets pets. A Piacere Way title search will also show the terminated 2006 Piacere declaration; it has no effect today.
Is there any pending special assessment from the Master Association or the Golf Club? On Pavia Court, is this the lot with the partial CDD rate, and is any lawn charge billed? Has the home had a flood, wind or water claim? Are the air-conditioning pad and pool equipment above today’s flood line? Is any renovation unpermitted?
Section 720.401 requires the seller of a parcel in a mandatory homeowners’ association to give you a disclosure summary before you sign, with a voidability clause in the contract and a 3-day cancellation right if it comes late. The statute does not apply to Chapter 718 condominium associations; Pavia has none, so the Chapter 720 rule is the one in play. This is information, not legal advice; your closing agent or attorney confirms how it applies.
Order the wind-mitigation and four-point inspections, a flood quote from the elevation certificate and, on Pavia Court, a new certificate, inside the inspection period. The documents give you defined exits before your deposit is at risk.
The permit and roof record shows nearly original roofs and active owners: county permit files from January 2020 through July 2026 show one roof permit on the 62 homes, $10,000 at 9438 Piacere Way in November 2023, against 79 permits in all for air conditioning, gas, generators, shutters, remodels and additions, worth about $1.19 million declared.
Data updated: September 2026 (Collier County monthly issued-permit reports, January 2020 to July 2026, with archived copies where months are missing; Collier County Clerk notices of commencement)
Every Pavia home is single-family, so the roof is your cost, with no association reserve behind it. A roof from 2012 to 2015 is 11 to 14 years old in 2026. Budget for the roof on any home without a documented inspection or recent underlayment work, and ask the insurer what it needs before you go firm.
Recent buyers have renovated: a $50,000 aluminum structure at 9503 Piacere Way in 2022, a $49,000 alteration at 9439 in 2023, $94,500 at 9510 in 2024, $149,000 at 9454 in 2025, a $100,000 addition and a $41,000 aluminum structure at 9614 Pavia Court in 2025, and $99,000 at 9522 in 2026. A solar installation was permitted at 9526 Piacere Way in 2023.
Thirteen shutter, door or window permits on 11 homes since 2020, including a $35,000 shutter system at 9605 Pavia Court, $24,097 of doors at 9601 Pavia Court and $55,116 of storm protection at 9620 Pavia Court, and standby generators at 9447 and 9459 Piacere Way. Those show up in a wind-mitigation report and in your premium.
Florida’s milestone inspection law, section 553.899, and its structural integrity reserve study requirement in section 718.112 apply to condominium and cooperative buildings. A Pavia home is a detached single-family house with no condominium association, so neither applies, which removes a category of special-assessment risk that condominium buyers in Treviso Bay have to investigate.
Check the flood zone and insurance for a Pavia home from its own elevation certificate: 57 of the 62 homes sit in a FEMA Special Flood Hazard Area on the map effective February 8, 2024, where a federally backed mortgage requires flood insurance. Every Piacere Way home in the 7-foot zone clears its line; eight Pavia Court homes sit 0.4 to 1.4 feet below their 8-foot line.

The 2014 and 2016 FEMA letters that once removed most Pavia Court houses from the flood zone are now listed as superseded and reevaluated; do not rely on them.
A Pavia home is insured with a homeowners policy, usually an HO-3, plus a separate flood policy; there is no condominium master policy. Citizens Property Insurance now requires flood coverage on its policies on a schedule tied to dwelling value, and every Pavia home meets one of its tests. We do not quote premiums; they depend on the building, the coverage and the carrier.
Collier County participates in FEMA’s Community Rating System at Class 5, which gives eligible National Flood Insurance Program policies in the unincorporated county a 25 percent discount. Under the program’s current rating each building is priced individually.
On 15 homes the air-conditioning pad sits below today’s base flood elevation, and Collier County calls for replacement equipment at least a foot above it. Attached garages sit lower than the living floors. An improvement or repair costing half or more of the building’s market value makes the house meet current flood standards, which matters if you plan a large remodel.
All 62 homes existed for Irma, Ian, Idalia, Helene and Milton; no high-water mark was surveyed on either street, and no public record says a Pavia home flooded, which is not proof it did not. Every home is in Evacuation Zone A. The county’s wind map puts the design wind speed at 166 miles per hour for an ordinary house here. Ask every seller for the storm and claims history.
Property taxes after you buy in Pavia will reset toward your purchase price: the 2026 preliminary tax figures carry a $9,104.83 median on Piacere Way and $26,435.55 on Pavia Court, on median preliminary values of $1,008,760 and $2,740,093, and the CDD line sits on the same bill.
Data updated: September 2026 (Collier County Property Appraiser 2021 to 2025 certified and 2026 preliminary values; Wentworth Estates CDD FY2027 budget)
Florida’s Save Our Homes cap holds down a long-held homestead, and Florida Statutes 689.261 requires you to receive a disclosure telling you not to rely on the seller’s taxes. Seventeen Piacere Way homes and six Pavia Court homes carry a homestead exemption; the rest are taxed without one.
Tax year | Piacere Way median just value | Pavia Court median just value |
|---|---|---|
2021 | $594,795 | $1,958,153 |
2022 | $584,410 | $2,386,857 |
2023 | $1,279,639 | $3,311,812 |
2024 | $1,057,606 | $3,514,538 |
2025 | $1,218,963 | $4,028,093 |
2026 preliminary | $1,008,760 | $2,740,093 |
If Pavia will be your primary residence, file for the homestead exemption with the Collier County Property Appraiser after you close; it lowers the taxable value and starts your own Save Our Homes cap. It does not reduce the CDD line.
The tax bill also carries the Wentworth Estates CDD, $3,153.10 on Piacere Way and $5,105.46 on most Pavia Court lots, and the county’s solid-waste assessment for curbside collection. Compare a Pavia tax bill with a non-CDD home on the ad valorem portion only.
The Pavia rules that decide whether a home works for you are the leasing limits, which differ by street, the pet rule, the vehicle and golf-cart rules, Pavia Court’s building covenants and the architectural review that covers every exterior change, all under the 2021 restated Master Declaration and, on Pavia Court, the 2006 supplemental declaration.
Up to three cats or dogs in total with no weight limit, under section 5.14 of the Master Declaration; pit bulls, pit bull mixes and other recognized aggressive breeds are banned regardless of size, and pets are kept off the golf course. Pavia Court’s covenants add no pet rule.
On Piacere Way, leases of at least 30 days and no more than four in any 12-month period, with a $100 application per adult. On Pavia Court, at least 30 days and no more than two leases per calendar year. Short-term vacation rental of under 30 days is not allowed on either street.
Commercial vehicles, boats, trailers and recreational vehicles must be garaged, golf carts are kept in the garage, and construction work runs 7 AM to 5 PM, Monday through Saturday, under the 2025 Master Rules. Every Piacere Way home has an attached two-car garage; Pavia Court’s covenants require two to four enclosed bays.
Every exterior change needs the Architectural Review Committee: paint, landscaping, shutters, fences and pool cages. Pavia Court adds a 4,000 square foot minimum, a 35-foot height limit above base flood elevation, fixed setbacks, tile roofs and natural gas for the water heater and range. Piacere Way’s own covenants were terminated in 2012, so the Master rules and the county code govern there.
Treviso Bay is all-ages; neither the Master Declaration nor the Pavia Court covenants contain age-restriction language. Only the tenant, a spouse and their unmarried children may occupy a leased home, and use of a home as a public lodging establishment is a prohibited business use.
Buy Pavia’s Piacere Way if you want golf of record on every lot, the Club Rilassare campus a few minutes’ walk away and a four-lease annual limit; buy Via Veneto if you want more flood margin, a villa option or a slightly lower recent price, and accept two leases a year. Lennar built the same Victoria, Sophia and Isabella plans on both streets.
Data updated: September 2026 (Collier County Property Appraiser 2026 preliminary roll and recorded sales; Collier County Clerk Official Records; Treviso Bay 2026 Annual Fee Sheet; Wentworth Estates CDD FY2027 budget; Southwest Florida MLS, pulled 23 Sep 2026)

Choose Piacere Way if you want a golf membership recorded on every lot, a short walk to the Club Rilassare pools, fitness center and tennis, a lake, preserve or buffer behind the house, and room to lease up to four times in twelve months. Choose Via Veneto if you want the extra flood margin of a street with no first floor below its line, one of its villas, or a lower price in the last twelve months, and a two-lease limit suits you.
The county-recorded 60-month medians sit within $87,000 of each other on almost identical per-foot figures, and each street recorded three MLS closings in the last twelve months. Tour both before you write on either; the same seller-side pressure applies to both.
Pavia Court has no equivalent in Via Veneto. Its peers are Lipari Court across the lake, Corso Bello in Ponziane and Montiano in The Peninsula. Choose Pavia Court over those for three-quarters of an acre, 4,000-plus square feet and a cul-de-sac, and accept a thinner resale market and, on eight of its eleven houses, a first floor below today’s flood line.
We find you the right Pavia home by matching your budget to a street, a plan and a side of the street, watching a plat of about three sales a year so you hear about a listing the day it appears, touring through the gate with the house’s elevation certificate and permit record in hand, and having the fee stack and golf document ready before you write.
Your budget buys a plan and a lot. We show you what each plan has sold for on each side of the street, so you know whether your number buys a lake-side Isabella or a west-side Victoria, and what a Pavia Court estate would cost against both.
The right home may list once a season. We keep your criteria on file and alert you when a Pavia home comes to market, and when a Via Veneto Lennar home does, because most Piacere Way buyers weigh both.
Some Pavia owners prefer a quiet sale, and seventeen Piacere Way homes and six Pavia Court homes have never been resold by their first owners. We work the Naples golf-community market every week and hear about homes before they reach the MLS, and we will tell you when one fits.
Every showing is pre-authorized at the Treviso Bay gatehouse. On tour, look at the lanai and pool outlook at the time of day you will use them, the roof and the air conditioner’s age, what sits behind the lot, and walk from Piacere Way to the Club Rilassare campus to see how close it is.
Ask Marc at (239) 287-5873 to set up a saved search for Pavia and Via Veneto, or read how we represent buyers in Southwest Florida and use the buyer form on this page. Alerts route to us directly, so a new listing reaches both you and us the same day.
We negotiate for you in Pavia at partner level, with the same-plan sales on the same side of the street in hand, the roof, air conditioning and openings priced from the inspection, the elevation certificate used to set your insurance cost before you go firm, and the golf instrument and estoppel used to confirm what you are buying before your deposit is at risk.
A list price above the plan’s recent sales has to show why, with a lake lot, a larger lot or a permitted remodel. If it cannot, we write to the sales. In the last twelve months the two homes listed well above their plan’s sales gave up $150,000 and $200,000 before they closed.
An original 2013 roof with no inspection, an original condenser near the end of its life, or pool equipment below the flood line is a fair basis for a credit, especially where a replacement air conditioner may need to be raised under the county’s standard.
On Pavia Court we put the elevation certificate, or a new one, in front of your insurance agent in the first days of the inspection period, and on Piacere Way’s 8-foot lots we do the same. The flood quote belongs in the price, not in a late renegotiation.
The $7,500 Master and $7,500 Golf capital contributions are customarily a buyer cost but negotiable; a seller with a competing listing sometimes pays one. We sequence the disclosure summary, the inspection period and the financing terms so your deposit is not at risk before you have read the estoppel and the golf document.
Closing costs when you buy in Pavia include, under the 2026 fee sheet, the $7,500 Master Association and $7,500 Golf Club capital contributions, the $50 resale application, the $250 Rookery Bay fee and the $200 set-up fee on a golf-bundled home, plus, by Collier County custom, the owner’s title policy and settlement fee, your lender’s charges, prepaid insurance and prorations.
Data updated: September 2026 (Treviso Bay Master Association 2026 Annual Fee Sheet, revised 11 May 2026)
One-time charge | Golf-bundled home | 9610 Pavia Court, no golf instrument |
|---|---|---|
Master Association capital contribution | $7,500 | $7,500 |
Golf Club capital contribution | $7,500 | $0 |
Master resale application | $50 | $50 |
Rookery Bay Environmental Grant fee | $250 | $250 |
Post-closing set-up fee | $200 | $200 |
Subtotal | $15,500 | $8,000 |
Master estoppel, where the contract assigns it to you | $299, or $418 rushed | $299, or $418 rushed |
There is no neighborhood-level transfer, estoppel or capital fee, because there is no Pavia or Piacere association. The $250 Rookery Bay fee funds resource management on the reserve lands near the community.
In Collier County the buyer customarily chooses the closing agent and pays the owner’s title policy, the reverse of the Lee County custom. Florida sets the title premium by rule, so the rate is the same whichever title company is used. The contract controls the allocation.
A detached single-family home in a Chapter 720 community is financed like any other house, with no condominium project approval to clear. Your lender will order a flood determination and, on the 57 homes in a Special Flood Hazard Area, require flood insurance before closing, so get the quote early.
Budget for your first year of homeowners and flood premiums at closing, and for prorated Master, Golf and lawn charges from the closing date and the CDD and property tax prorations. The estoppel and the tax bill state what is due.
By custom the seller pays the documentary stamp tax on the deed at $0.70 per $100, $9,191 at the $1,313,000 Piacere Way median, and any unpaid charges on the estoppel. Those appear on the seller’s side of the closing statement.
Buyer’s agent compensation in Pavia at Treviso Bay in 2026 follows the NAR settlement rules in force since August 17, 2024: you sign a written agreement with your agent before touring, offers of compensation cannot be advertised in the MLS, and every commission is negotiable and not set by law.
Before we tour a Pavia home with you, we sign a written buyer agreement that states what we will do and how we are paid. It is short, and we walk through it line by line.
A seller may offer to contribute toward your agent’s compensation, you may ask for it in your offer, or you may pay it yourself. We tell you plainly which approach fits the home and the seller before you write.
The same-plan sales on your side of the street, the full fee stack with the CDD line, the golf proof for the lot, the disclosure summary before you sign, the estoppel read, the inspection priced against the roof and flood record, the insurance quoted from the elevation certificate, and a closing that lands on time.
Life in Pavia at Treviso Bay runs through a private pool on 61 of the 62 homes, the Club Rilassare amenity campus a median 229 meters from Piacere Way, the TPC clubhouse about 1.4 miles away, water or preserve behind nearly every house and the Treviso Bay gate on US 41 East. The zoned public schools are Manatee Elementary and Manatee Middle, both graded A, and Lely High, graded B.
Data updated: September 2026 (Collier County Site Address Points; Collier County Public Schools 2025-26 and 2026-27 attendance zone files and 2025-2026 School and District Grades; OSRM routing)
The Master Association’s campus at 9323 Treviso Bay Boulevard sits on land replatted out of the Piacere-Pavia plat, with a resort pool, fitness, spa and tennis. Piacere Way homes sit 171 to 310 meters from it; the three south-end homes back onto it. Pavia Court homes are about 0.64 mile from it and 0.72 mile from the main clubhouse, roughly equidistant between the two.
Level | School | 2025-26 grade | Drive from Piacere Way entrance |
|---|---|---|---|
Elementary | Manatee Elementary School | A | 5.79 mi, about 12 min |
Middle | Manatee Middle School | A | Same campus as the elementary |
High | Lely High School | B | 2.68 mi, about 10 min |
Every Pavia address returns the same three schools in the district’s zone files for 2025-26 and 2026-27. From Pavia Court the drives are about 15 minutes to the Manatee campus and 12 to Lely High. Confirm any address with Collier County Public Schools; zones can change.
Within 60 meters of Piacere Way are the Club Rilassare campus, CDD Lake L-1 and the 20.5-acre CDD Preserve P-3, the 62-acre CDD Preserve P-2, Master Association buffer tracts and four Via Veneto homes. Near Pavia Court are CDD lakes and the 32-acre Preserve P-8, nine Lipari Court homes across the lake, and a 12.24-acre vacant Master Association tract whose intended use is not published; ask the Association before you buy a home that looks toward it.
Water and sewer come from Collier County, electricity from Florida Power and Light on individual meters, natural gas from Peoples Gas where installed, and cable and internet from the Master Association’s bulk contract. Garbage is collected Monday and Thursday and recycling Monday. The ZIP code is 34113, and every visitor is pre-authorized at the gatehouse at 9050 Treviso Bay Boulevard.

A Pavia specialist matters when you buy because the price turns on street, plan and lot rather than size, the golf membership lives in a recorded exhibit or supplement rather than a listing remark, the true carrying cost includes a CDD line the MLS omits, and each house’s flood margin sits in a county certificate a general agent rarely opens.

A general agent may price a Piacere Way home off the Treviso Bay median, blend Pavia Court into the Piacere Way numbers, budget from the MLS fee total without the CDD line, assume 9610 Pavia Court is golf-bundled, confuse a Piacere Way address with an Italia Way one, or let the Pavia Court elevation certificate surface in underwriting. Each one costs a buyer money or a closing date.
For the rest of the community, our Treviso Bay guide covers every neighborhood, our Treviso Bay home valuation page prices every product in it, and our Naples guide covers the city around it. The newer estate plats replatted from this one are covered on our Bella Firenze at Treviso Bay guide.
These are the questions buyers ask most about Pavia at Treviso Bay, answered from the recorded plat, golf and covenant instruments, the Master Association’s fee sheet, the Wentworth Estates CDD budget, Collier County’s records, FEMA’s map and the Southwest Florida MLS, each with its window and source.
Sixty-two single-family pool homes on the Piacere-Pavia plat inside gated Treviso Bay in Naples, FL 34113: 51 Lennar homes on Piacere Way and 11 estates on Pavia Court.
Piacere Way is Block A of the same plat. The MLS files both streets as Pavia; the Master Association bills Piacere Way as “Piacere”; and the 2006 Pavia covenants cover only Pavia Court.
The last three sales, all on Piacere Way, were $1,275,000, $1,276,000 and $1,350,000. The 60-month MLS median is $1,350,000 on 13 closings, and the only Pavia Court sale in five years was $3,600,000.
One on September 23, 2026: an Isabella on a 0.38-acre west-side lot on Piacere Way asking $1,699,000, with none pending.
It depends on the lot. In the 60-month record Victorias resold for $925,000 to $1,710,000 and Isabellas for $1,276,000 to $1,825,000; a west-side Victoria has been the lowest entry point and a lake-side Isabella the top.
About 1,646 to 2,252 square feet of county base area on Piacere Way and 4,050 to 5,373 on Pavia Court. The MLS and the state tax roll show other figures for the same homes, so compare like with like.
Fifty of the 51 Piacere Way homes and all 11 Pavia Court homes have a private pool; every Piacere Way home has an attached two-car garage, and Pavia Court’s covenants require two to four enclosed bays.
The 22 even-numbered east-side homes on Piacere Way, 9426 to 9534, and the five south-side homes on Pavia Court, 9602 to 9620.
No. Every lot backs onto a lake, a preserve, a buffer tract or the Club Rilassare campus; the nearest golf land is well over half a kilometer away.
On 61 of 62 lots, by recorded document: Exhibit A-1 of the Golf Club Declaration for all 51 Piacere Way lots, and supplements for ten Pavia Court lots. 9610 Pavia Court has no golf instrument of record.
$5,350 a year in 2026 and a $7,500 Golf Club capital contribution at purchase, under the Master Association’s fee sheet.
Golf membership belongs to the owners of the lots submitted to the Golf Club Declaration. The declaration lets the Golf Club board open the course to non-golf members, which is the basis for the course’s seasonal public window; year-round member play comes with a submitted lot.
There are no neighborhood dues. A golf-bundled Piacere Way home pays $7,420 Master, $5,350 Golf, $2,586 lawn and the $750 dining minimum; Pavia Court pays no lawn line.
$3,153.10 a year on Piacere Way and $5,105.46 on most Pavia Court lots for fiscal 2027, on the county tax bill.
About $19,259 on a golf-bundled Piacere Way home and $18,625 on Pavia Court before property tax and insurance.
Because the MLS total of $16,106 leaves out the CDD line, which the district bills on the tax bill.
$15,500 in Master and Golf capital contributions and Master Association fees on a golf home, the estoppel if the contract assigns it to you, your title policy by Collier custom, lender charges, insurance and prorations.
You file the Master Association’s resale application with a $50 fee. There is no neighborhood association approval.
The seller must give you the Section 720.401 disclosure summary before you sign; if it comes late, you may cancel within 3 days after receiving it or before closing. Pavia has no condominium layer, so the Chapter 718 exception does not arise; your closing agent confirms the details.
Fifty-seven of the 62 homes are in Zone AE on the map effective February 8, 2024; five Piacere Way homes are in shaded Zone X.
On any of the 57 homes in Zone AE, a federally backed lender will require it, and a lender may ask for it on the five shaded-X homes too.
No high-water mark was surveyed on either street, and no public record says a Pavia home flooded; that is not proof it did not. Ask each seller for the storm and claims history.
Zone A, the first ordered to leave. The nearest general-population shelter on the county’s list is Lely High School.
Yes, for 30 days or more: up to four leases in any 12 months on Piacere Way and two per calendar year on Pavia Court. No vacation rentals under 30 days.
Up to three cats or dogs with no weight limit; aggressive breeds banned; pets off the golf course.
No. Treviso Bay and Pavia are all-ages, and neither the Master Declaration nor the Pavia Court covenants contain age restrictions.
No. Pavia homes are single-family houses with no condominium association, so neither applies.
Nearly all are original to the 2012 to 2015 build; county files show one roof permit on the 62 homes from 2020 through July 2026.
It resets toward your price. The 2026 preliminary tax medians are $9,104.83 on Piacere Way and $26,435.55 on Pavia Court, with the CDD on the same bill.
Manatee Elementary and Manatee Middle, both graded A for 2025-26, and Lely High, graded B, for every Pavia address.
By Collier County custom the buyer usually chooses the closing agent and pays the owner’s title policy. The contract controls.
Yes. Since August 17, 2024 you sign a written agreement with your agent before touring, and compensation is negotiable.
Same Lennar plans, similar lots and almost the same carrying cost. Piacere Way has golf on every lot and a four-lease rule; Via Veneto has more flood margin and two leases a year.
Decide on a street and what you want behind the house, then call Marc Comisar at (239) 287-5873 to set up alerts for Pavia and Via Veneto and to review the same-plan sales and fee stack before you tour.
