One note on the name, because it collides. This guide covers Strada Bella at Olde Cypress Neighborhood Association, Inc., in ZIP 34119, unincorporated North Naples. It is not any other Florida subdivision that uses the Strada Bella name, it has nothing to do with Strada Place, the street at Mercato where the Naples Whole Foods Market sits, and it does not include Fairway Preserve at Olde Cypress, the 264-unit condominium off Immokalee Road that sits outside the Olde Cypress gate and outside its master association.
Strada Bella is also the thinnest market in Olde Cypress to price. The Southwest Florida MLS Matrix, pulled September 26, 2026, holds exactly one Strada Bella closing in 48 months, and the Collier County recorded sales file holds 26 qualified sales since 2004. So this guide lists every sale instead of pretending a median exists, then walks through the documents, fees, flood letters and rules that decide what a Strada Bella home is worth. It was a public-record sale, not one of ours, and we name no represented-sale count here because we have none to state for Strada Bella.

Living in Strada Bella at Olde Cypress means an estate home on a quiet golf court at the back of a gated Naples community, a neighborhood association that runs Strada Bella's own common tracts, a master association that runs the gate, roads and basic exterior landscaping, and a mandatory social membership in The Club at Olde Cypress, with golf optional.
Strada Bella holds 18 of Olde Cypress's 548 single-family homes on the 2026 preliminary Collier County roll, which the master association rounds to 550. It is one of three neighborhoods the county-roll inventory classes as detached estate product, with Biscayne Place and Da Vinci Estates, and the only one of the three on a single dead-end street.
Strada Bella at Olde Cypress is a Chapter 720 homeowners association neighborhood under its own recorded declaration and the Olde Cypress master declaration. The Strada Bella Declaration of Covenants, recorded September 15, 2003, is administered by Strada Bella at Olde Cypress Neighborhood Association, Inc., Florida not-for-profit corporation N03000007849, active and managed through Alliant Property Management (Division of Corporations record for the Strada Bella association). Above it sits the Olde Cypress Master Property Owners Association, so every owner belongs to two associations and pays one combined quarterly invoice.
Every Strada Bella home is on Strada Bella Court; the 2026 preliminary Collier County roll lists no Strada Bella home on any other street. The court runs off Olde Cypress Drive, the community's interior spine, and carries no through traffic. The roll also titles four common tracts, Tract A and Tracts B-1 to B-3, to the Strada Bella association rather than to the master association, which is the association's own land to maintain.

Strada Bella is at the north edge of the community, deep inside the gate. Collier County's road centerline layer shows Strada Bella Court connecting only to Olde Cypress Drive, and Olde Cypress Drive connecting to Treeline Drive, the single road in from Logan Boulevard North. Measured by road from the Treeline Drive and Logan Boulevard intersection, the Strada Bella Court area is about 1.36 miles in, the farthest of the in-community points our Olde Cypress drive-time research measured. The gatehouse itself is about 0.12 mile from that intersection.
That distance is also the neighborhood's privacy, far from the clubhouse traffic west of the gatehouse. At a 2010 neighborhood information meeting recorded in the April 26, 2011 Board of County Commissioners packet, residents noted pedestrian access from Logan Boulevard into Strada Bella; vehicles enter only through the Treeline Drive gate.
The county roll answers this better than a brochure, and it describes ownership, not people. 12 of the 18 homes (66.7%) carry a Florida homestead exemption on the 2026 preliminary roll, close to the Olde Cypress PUD share of about seven in ten and far above the 25.0 percent at Biscayne Place. Owner mailing addresses on the same roll put 3 elsewhere in the United States and 2 outside the country; the other 13 mail in Florida (Collier County Property Appraiser, 2026 tax roll).
In plain terms, most Strada Bella homes are homesteaded primary residences, with a seasonal minority, and a seller with an out-of-state mailing address will usually manage the sale from away.
A February morning at Strada Bella might start on the lanai over the fairway, then a golf cart run to the clubhouse; the master declaration lets carts use community streets (Section 9.31). Errands run to the Sprouts on Logan Boulevard North or the Publix at Pelican Strand.
What you do less of at Strada Bella is yard work. The master association's About page says the quarterly fee includes "basic exterior landscaping of each home," along with the common grounds. The house, the pool cage, the roof and anything beyond basic landscaping remain the owner's, subject to two-step architectural approval.
Four things buyers sometimes assume. No new construction: the roll dates every Strada Bella home from 2003 to 2013, and every sale today is a resale. No published fee: neither the Strada Bella association nor the master association publishes its quarterly amount outside the resident portal. No overnight street parking: the restated master declaration requires vehicles to be garaged overnight, with no more than two in a driveway. No lake frontage to speak of: the county overlay places 17 of the 18 lots on the golf course parcel; any water view is a course lake, which the overlay counts as golf.
Strada Bella at Olde Cypress is too thin a market for a current median: no MLS closing in the last 12 months, one in 48 months at $1,775,000 in April 2025, and 26 county qualified sales since 2004 at an all-history median of $872,500. Every sale is listed below instead.

The 2004 and 2005 medians sit far below everything after them, a pattern consistent with sales of lots or unfinished homes during the build-out; the county file does not say which, so treat them as history, not comparables.
Nothing. The Southwest Florida MLS Matrix showed 0 active Strada Bella listings and 0 pending or contingent on September 26, 2026. Across all of Olde Cypress the same pull showed 5 actives and 1 pending or contingent, about 2.3 months of supply at the trailing 12-month pace of 26 closings. With no Strada Bella listing and no Strada Bella closing in 12 months, a months-of-supply figure does not exist for this neighborhood; the honest measure is turnover, about 0.7 recorded sales a year. A buyer should be ready when a listing appears, because the April 2025 home sold after 11 days on market.
For context only, the Olde Cypress community figures for the trailing 12 months to September 26, 2026 were 26 MLS closings at a median of $1,105,000 (the mean of $1,100,000 and $1,110,000), a median of $472.75 per living square foot, a median sold-to-list of 97.52% and a median of 29 days on market (n = 24). The county file shows 24 qualified Olde Cypress sales in the 12 months to August 29, 2026 at a median of $1,142,500. Strada Bella's single April 2025 closing sits above those medians on every measure, but it is one sale in a different window, not proof of a premium.
The 2026 preliminary Collier County roll puts the median Strada Bella just value at $1,365,158, with a range of $1,166,384 to $1,591,402 across the 18 homes. Just value is a preliminary tax assessment that lags the market; it runs below the April 2025 sale price, and we never use it as a price.

It is Strada Bella's one current, documented price point. Everything below comes from the MLS record and the county file; we do not name the address, the owners or the agents.
Three readings, labeled as ours. First, a Strada Bella home priced where buyers expect it can sell at full price quickly, even when no other Strada Bella home has closed for four years. Second, the price moved the neighborhood's record: the prior recorded sale, in April 2021, was $1,190,000, and the three 2020 sales ran $815,000 to $870,000. Those are different houses, so the gap is not appreciation on one home, but it shows how far the Strada Bella price band moved after 2020. Third, the $489.39 per living square foot sits above the community's trailing 12-month median of $472.75, in a different window, which is consistent with a golf-lot estate home drawing a premium; one sale cannot prove it.
It does not tell you what your Strada Bella home is worth. Lots run from 11,497 to 20,859 square feet, homes were finished from 2003 to 2013, and seven of the 18 properties hold FEMA letters while the rest do not. A valuation starts with this sale, adds recent estate sales in Unit One and Da Vinci Estates, and adjusts for the specific lot.
Strada Bella at Olde Cypress has had one MLS closing in 48 months and no active listing on September 26, 2026, so the next Strada Bella sale inside the Olde Cypress gate will set the neighborhood's price for years. A seller should know that number before a buyer's agent does; a buyer should be registered for the listing before it goes public.

Strada Bella at Olde Cypress began as Tract 7 of the Olde Cypress Unit One master plat, carved out for a separate estate neighborhood: Strada Bella Development, LLC recorded the Strada Bella declaration on September 15, 2003, the neighborhood association was filed four days earlier, and county footprint layers show the homes going up between about 2003 and 2007, with one in 2013.
Olde Cypress itself started with a land partnership. Florida Division of Corporations filings show Olde Cypress Development formed as a limited partnership on September 2, 1998, a Stock family entity that still holds the golf course land, now as Olde Cypress Development, LLC after a July 24, 2026 conversion (2026 Articles of Conversion). The master declaration was recorded April 27, 1999 at OR 2539 PG 2902, and Golfweek reported that the course was built in 1999 as the first P.B. Dye design in Collier County.
Olde Cypress Unit One, recorded at Plat Book 32, Pages 1 to 11, is the community's master plat: 61 homes, the master association's tracts, the club parcel and tracts set aside for later neighborhoods. Strada Bella's land is Tract 7 of that plat, as the October 2003 amendment to the Strada Bella declaration confirms. That is why the county roll carries Strada Bella under its own subdivision name while the recorded plat reference points back to Unit One.
Strada Bella is one of the few Olde Cypress neighborhoods whose declarant is on the record. The Strada Bella Declaration of Covenants, recorded September 15, 2003 at OR 3397 PG 1946, names Strada Bella Development, LLC as declarant. The recorded pages we read name no declarant for Egret Cove, Santa Rosa or the three Olde Cypress units. The Strada Bella declaration names the declarant entity, not the builder of each house, and we do not guess at builders.
Strada Bella at Olde Cypress Neighborhood Association, Inc. was filed with the state on September 11, 2003, four days before the declaration was recorded. The Division of Corporations record shows it reinstated on February 15, 2007 after a period of administrative dissolution, most often the result of a missed annual report, and active today; a buyer's title agent confirms current status at closing.
Each Olde Cypress neighborhood declaration subjects its lots to the master declaration, and the master document in force today is the 2019 Amended and Restated Declaration for Olde Cypress, recorded November 27, 2019 at OR 5700 PG 1118. Its Exhibit A lists the original 1999 declaration plus four annexation amendments. We did not trace which instrument first reached Tract 7; what matters to an owner is that the Strada Bella declaration and the 2019 restatement both bind Strada Bella lots today.
Collier County's building footprint layers show when a house first appears on each lot: two Strada Bella homes by the 2004 layer, twelve more by 2006, three by 2007 and the last by 2014. The 2026 preliminary roll, which carries a year built, dates the 18 homes from 2003 to 2013 with a median of 2006. Strada Bella is therefore a second-wave neighborhood: none of its homes appears in the 2000 or 2002 layers, when much of Egret Cove, Unit One and Terramar was already standing.
Strada Bella at Olde Cypress homes are detached estate houses on lots of 11,497 to 20,859 square feet, median 12,789, all built between 2003 and 2013 under the Florida Building Code, with 17 of 18 backing onto the golf course; the one recent MLS sale measured 3,627 living square feet with three bedrooms, a den and four baths.
Lot size is what separates Strada Bella from most of Olde Cypress. County parcel polygons put the Strada Bella median at 12,789 square feet, about 0.29 acre on the roll, behind only Da Vinci Estates (18,263), Biscayne Place (16,680), Unit One (14,257) and Unit Two (13,440), and well above Terramar, Lantana, Santa Rosa, Lone Pine Lane and Egret Cove, which cluster between about 9,600 and 10,500 square feet. The largest Strada Bella lot, 20,859 square feet, is bigger than the median lot in every Olde Cypress neighborhood. Seventeen of the 18 lots touch the golf-course parcel within 10 feet on the county map.
Two records describe size, and they measure different things. The MLS measures living area: the April 2025 sale was 3,627 living square feet. The county measures the building footprint, which includes garages and covered lanais: the Strada Bella median footprint is 5,501 square feet, against 6,845 at Biscayne Place, 4,858 at Terramar and 4,383 at Santa Rosa. Never compare the two, and never read a county footprint as living area. With one MLS sale in four years, we cannot publish a Strada Bella living-area range; a listing's own measurement and the floor plan are the figures to rely on.
Every Strada Bella home postdates the first Florida Building Code, which took effect March 1, 2002. The roll's earliest Strada Bella year built is 2003, and no Strada Bella house appears in the county's 2000 or 2002 footprint layers. That places all 18 homes in the code era, with design wind speeds, opening protection and construction standards that pre-2002 homes elsewhere in Olde Cypress do not share.
One Strada Bella home is much newer than the rest: the roll gives it a 2013 year built, and it first appears in the 2014 county footprint layer. Whether that lot was built late or rebuilt is not shown in the county data. Either way, it is the youngest house in the neighborhood by about six years.
Strada Bella's builders and floor plans are not in the recorded pages we read, the county roll carries no bedroom counts, and the MLS gives rooms for one home. So we publish no plan list, bedroom range or pool count; the listing, the permit history and a walk-through answer those questions.
A Strada Bella at Olde Cypress home comes with three layers of amenities: the neighborhood association's own common tracts on Strada Bella Court, the master association's gate, private roads, preserve and basic exterior landscaping, and a mandatory social membership in The Club at Olde Cypress, which opens the clubhouse, dining, tennis, pickleball and fitness; golf is a separate, optional purchase.
The Strada Bella association owns four common tracts, Tract A and Tracts B-1 to B-3, on the 2026 preliminary roll. The neighborhood has no clubhouse or pool of its own; what its budget pays for is set by its declaration and adopted budget.
The Olde Cypress Master Property Owners Association runs the staffed gatehouse on Treeline Drive, the private roads beyond the gate, the stormwater system and lakes, and the 158.59-acre master tract that includes the community's preserve. Its About page says the fee covers common-ground landscaping, streetlights, signage, paving and stormwater, and basic exterior landscaping of each home. The master association is managed by Alliant Property Management in Fort Myers.
Section 14.02 of the restated master declaration makes every owner "a social member of The Club at Olde Cypress" by acquisition of a parcel, and the club's membership page says social membership "is mandatory for all residents of the Olde Cypress community who do not hold a higher category of membership." Social members use the clubhouse, dining, four clay tennis courts, two pickleball courts, three lighted bocce courts, the 4,000 square foot fitness center and the pool. Full Golf and Associate Golf are optional upgrades, open to residents and non-residents as of September 2026.
The club is privately owned and non-equity; its About Us page says it has no member assessments and no food and beverage minimum, and the $16 million clubhouse renovation reopened in spring 2026 without a member assessment (renovation updates). The club publishes one fee: an annual $1,950 for members who use their own golf carts on the course, per its Club Insider article.
One staffed gatehouse on Treeline Drive, about 0.12 mile east of Logan Boulevard North, controls every car bound for Strada Bella. The clubhouse sits west of the gatehouse, outside it. The guard house number printed on the master association's Olde Cypress Neighborhood Site Map is (239) 592-5381.
Strada Bella at Olde Cypress HOA fees are billed as one quarterly invoice from the Strada Bella association that includes the master association share, but neither association publishes the dollar amount outside its resident portal. The reliable figure for a specific home is the estoppel certificate issued under Section 720.30851, Florida Statutes, at contract.
The master association's About page explains the billing: owners receive quarterly invoices from their neighborhood association that include the neighborhood's costs plus the owner's share of the master association. A Strada Bella owner therefore writes one check a quarter, to the Strada Bella association, which passes the master share along.
We looked for a first-party Strada Bella or master fee figure in every public document we could reach in September 2026 and found none; the budgets sit behind the resident login. Any "HOA fee" shown on a listing is typed in by a listing agent and may be out of date or may omit the master share. Under Sections 8.03 and 8.04 of the 2019 restated master declaration, the master assessment is allocated by "Value": each lot counts 1.00 and combined lots with one residence count 1.50, and assessments are paid quarterly in advance unless the board decides otherwise. So a Strada Bella lot pays the same master share as a Lone Pine Lane lot; the difference between neighborhoods is the neighborhood's own budget.
Order the estoppel certificate. Under Section 720.30851, Florida Statutes, a homeowners association must state the regular assessment, its frequency, the amount paid through, any balance due, and any capital contribution or transfer fee due at closing. The fee for a standard certificate on a current account is capped at $299 under the 2024 amendments. Ask for the adopted Strada Bella budget and the master budget at the same time, because the budgets show reserves and any pending special assessment.
Owning in Strada Bella at Olde Cypress stacks five cost layers: the quarterly Strada Bella invoice with the master share, mandatory club social dues set by the club, optional golf, one-time charges at purchase, and property tax, where the 2026 preliminary roll puts the Strada Bella median total bill at $9,545 against a 2025 rate of 9.5058 mills.

The Club at Olde Cypress does not publish its social dues, golf initiation or golf dues; its fact sheet and membership guide sit behind a request form. Third-party figures circulating online conflict widely, from roughly $45,000 to $175,000 for golf initiation, and none of them is published by the club, so we do not repeat any of them as a price. The current number comes from the club's membership office at (239) 596-4797, and it belongs in the purchase contract review.
The 2025 Olde Cypress millage was 9.5058 mills, per the 2025 Collier County Tax Collector bill for an Olde Cypress home, and the 2026 preliminary Collier County roll puts the median Strada Bella total tax at $9,545 across the 18 homes, fourth highest of the neighborhood medians after Biscayne Place ($15,120), Da Vinci Estates ($13,698) and Olde Cypress Unit Two ($10,252). A buyer does not inherit the seller's cap. Two thirds of Strada Bella homes are homesteaded and taxed on capped values; the year after purchase, the assessed value resets to the just value. As a rough illustration only, the median Strada Bella just value of $1,365,158 at 9.5058 mills is about $12,977 of ad valorem tax before any exemption (our arithmetic, not a bill); a buyer should budget from the specific home's just value, not the seller's bill.
At closing, a Strada Bella buyer should expect the contract to allocate the master association's working capital contribution under Section 8.13, in the amount the board has set (not published), and any Strada Bella transfer charge the estoppel shows, plus the club's own terms for the social membership and any golf membership, and the usual Collier County buyer costs. In Collier County the buyer customarily pays for the owner's title insurance policy and chooses the closing agent, though the purchase contract controls. Strada Bella at Olde Cypress has no community development district, and neither does any part of Olde Cypress. Collier County's CDD layer lists no Olde Cypress district, the state's dissolved-district list names none, and a 2025 Olde Cypress tax bill carries only a garbage charge as a non-ad valorem line.
The three checks, in order: Collier County's Community Development Districts layer returns no district inside the community; the Florida Commerce official list of dissolved special districts shows no past Olde Cypress or Woodlands district; and the 2025 tax bill shows District 1 Garbage at $261.91 as its only non-ad valorem charge. Some older descriptions of Olde Cypress say otherwise; the public record does not support them. Roads, stormwater and common areas are funded through the master and neighborhood assessments instead of a bond.

Strada Bella at Olde Cypress lives under two recorded rule sets: the 2003 Strada Bella Declaration of Covenants and its October 2003 amendment, and the 2019 Amended and Restated Declaration for Olde Cypress, which governs leasing, pets, parking, lakes, architecture and the mandatory club social membership. Where the two differ, the stricter rule governs.
The Strada Bella Declaration of Covenants (OR 3397 PG 1946, recorded September 15, 2003) creates the neighborhood association, defines the lots and common tracts, and sets the neighborhood's own assessment and use provisions. The October 2003 amendment ties the land to Tract 7 of Olde Cypress Unit One. We have not paraphrased every section of the neighborhood declaration here; a buyer should read it in full, with any later amendments the association holds, before the inspection period ends.
The 2019 Amended and Restated Declaration for Olde Cypress (OR 5700 PG 1118, 71 pages with restated articles and bylaws) sets the day-to-day rules. Leasing, pets and parking have their own sections below; the rest a Strada Bella owner should know:
Any exterior change at Strada Bella, a new roof, paint color, pool cage, addition or landscaping beyond the basic service, needs two approvals: first the Strada Bella association's architectural review, then the master association's (restated declaration Article X). The board-promulgated architectural guidelines are posted on the resident portal, not publicly. Sellers planning pre-listing work should start the approval clock early; buyers planning a renovation should read both sets of guidelines before closing.
Strada Bella at Olde Cypress is not a 55+ community on any record we read: the Olde Cypress master declaration, the master association's public pages and the club's membership pages describe no age restriction, and Strada Bella homes are bought and sold on the open market without an age qualification.
A community that claims the federal housing-for-older-persons exemption has to adopt and publish policies showing that intent and verify ages, and Florida recognizes such communities under Section 760.29, Florida Statutes. We found nothing of that kind for Olde Cypress. Do not confuse the community with The Karlyn, the 159-unit apartment community across Immokalee Road that Gulfshore Business described as senior housing; that is a separate property outside the gate. We describe homes, not the people who buy them.
Yes, within limits: a Strada Bella at Olde Cypress home can be leased for 60 days or more, no more than four times per calendar year, as a whole home only, after master association approval with a $100 application fee and a $1,000 refundable common area deposit. Short-term vacation rental is not allowed, and the Strada Bella association may add stricter rules.

Four leases of at least 60 days make a seasonal rental workable; vacation rental is not. Budget the $100 fee per lease, confirm with the club how social privileges work while a tenant is in the house, and read the Strada Bella declaration for any neighborhood leasing rule before writing an offer.
Strada Bella at Olde Cypress follows the Olde Cypress master pet rule: common household pets such as dogs, cats and birds are allowed, must be leashed outdoors, and may not be left unattended or tethered on porches, lanais, common areas or in garages; livestock, poultry and reptiles are prohibited, and the board can remove a nuisance pet.
Those rules are Section 9.18 of the 2019 restated master declaration. Fences and dog runs need architectural approval under Sections 9.09 and 9.25, so an owner who wants a fenced yard for a dog on a Strada Bella golf lot should expect two approvals and a six-foot cap. The master documents set no numeric pet limit; a neighborhood association can add rules, so check the Strada Bella declaration and rules before closing if you have more than one or two animals.
Strada Bella at Olde Cypress is a Chapter 720 homeowners association, not a condominium, so a resale runs under the Florida HOA statute: the seller owes the buyer the Section 720.401 disclosure summary before the contract is signed, the association issues an estoppel certificate under Section 720.30851, and no condominium milestone inspection or structural reserve study applies.
Under Section 720.401, Florida Statutes, a prospective buyer of a parcel in a mandatory homeowners association must receive a disclosure summary before signing the contract, stating that membership is mandatory, that recorded covenants govern use, and that assessments are owed and may change. If the summary is not delivered before signing, the contract is voidable by the buyer within three days of receiving it or before closing, whichever comes first, and that right cannot be waived. It is a pre-contract seller duty on every Strada Bella resale.
Under Section 720.30851, the association must issue an estoppel certificate on request stating what is owed and what is due at closing, for a fee capped at $299 on a current account after the 2024 amendments. A Strada Bella closing should confirm that the certificate covers both the Strada Bella assessment and the master share, since the master share is billed through the neighborhood invoice.
Florida also requires a property tax disclosure summary under Section 689.261, warning a buyer not to rely on the seller's current taxes.
Florida's condominium safety laws, the milestone inspection and structural integrity reserve study requirements, apply to condominium and cooperative buildings. Strada Bella is 18 fee-simple detached homes under a homeowners association, and there are no condominiums behind the Olde Cypress gate. The only condominium carrying the Olde Cypress name, Fairway Preserve at Olde Cypress, is outside the gate and outside the master association.

Strada Bella at Olde Cypress has three flood layers to read: on FEMA's effective May 16, 2012 map, 12 of the 18 home footprints sit wholly in Zone AH, 5 partly and 1 in Zone X; seven FEMA letters of map change cover Strada Bella property; and FEMA's March 20, 2025 preliminary map places all 18 homes in Zone X, though that map is not yet effective.
The FEMA National Flood Hazard Layer shows Olde Cypress on inland panels effective May 16, 2012. Zone AH is a Special Flood Hazard Area of shallow ponding, typically one to three feet, and every FEMA determination letter in the community names the flooding source as ponding and overland flow, not coastal surge. The base flood elevation lines nearest Strada Bella read 12.5 to 13.0 feet NAVD88.

A structure-removal letter means FEMA accepted a survey showing that house's lowest adjacent grade above the base flood elevation and removed that structure from the Special Flood Hazard Area. Letters are address-specific and are not drawn onto the map image. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008, and we pull these letters for every Strada Bella listing. Seven letters on 18 homes is the highest share of individual letters in any Olde Cypress neighborhood by our count of the FEMA list (Santorini has more letters, eleven, but on 55 villas); Lantana is a different case, because one 2013 letter removed all 122 of its lots at once. We name no addresses; the FEMA Map Service Center search does, and a buyer's agent should pull the letter for the specific home.
FEMA issued a new preliminary flood map for Collier County on March 20, 2025. On the preliminary National Flood Hazard Layer, all 18 Strada Bella footprints fall in Zone X, as do all 366 single-family footprints inside the Olde Cypress PUD. That map is not effective yet: Collier County opened the 90-day appeal period on August 19, 2026 and targets summer 2027 for the new map. Until then, the 2012 map and the letters govern.
Describe a Strada Bella home by FEMA zone name, map date and letter status; a lender decides flood insurance per building. We found no elevation certificate on file with Collier County for a Strada Bella Court address among the 65 certificates on Olde Cypress streets, so a Strada Bella seller without one should consider ordering one before listing. For context, the ZIP 34119 median single-family NFIP policy cost was $1,259 a year as of September 8, 2026 (OpenFEMA NFIP policies), and unincorporated Collier County is a CRS Class 5 community, worth a 25 percent discount inside the Special Flood Hazard Area and 10 percent outside it.
Strada Bella at Olde Cypress sits in Collier County hurricane Evacuation Zone E and in the state's Category 4 storm surge zone, meaning surge modeling reaches it only in a Category 4 or stronger storm, about 6.7 miles inland from the Gulf; its homes, all built from 2003, fall under a 160 mph Risk Category II design wind speed.
Collier County's hurricane evacuation zone layer places every Olde Cypress home in Zone E, and the Florida Division of Emergency Management's Collier County storm surge map places the community in the Category 4 surge zone. The community is not in the county's Coastal High Hazard Area and has no Zone VE or wave-action line.
Collier County's building code wind load layers give Olde Cypress a Risk Category II (houses) ultimate design wind speed of 160 mph, which places the community inside the Florida Building Code's wind-borne debris region, where new or replacement openings need impact-rated products or approved shutters. Every Strada Bella home was built from 2003 onward, after the Florida Building Code took effect on March 1, 2002, so every home was permitted under a statewide code, while about 155 of the 366 homes inside the Olde Cypress PUD appear in the county's 2000 or 2002 layers.
Hurricane Irma in 2017 accounts for 88 of the 124 NFIP claims ever filed in ZIP 34119. The census block group containing Olde Cypress has only three NFIP claims on record, none coded to Hurricane Ian (OpenFEMA NFIP claims). We found no news or county report naming Olde Cypress for flood or structural damage in Irma or Ian; absence of a report is not proof of no damage, and a seller must disclose what the seller knows.
No public source publishes a homeowners premium for Strada Bella, and we do not invent one; roof age, opening protection, the wind mitigation form, replacement cost and the flood rating drive it. Citizens Property Insurance has shrunk sharply in Collier County, from 6,042 personal residential multiperil policies at the end of 2024 to 1,839 on August 31, 2026 (Citizens county report, August 2026), so most Strada Bella buyers will be quoting in the private market. Get quotes during the inspection period, not after.
Strada Bella at Olde Cypress is zoned for Laurel Oak Elementary, Oakridge Middle and Aubrey Rogers High for the 2026-2027 school year, per the Collier County Public Schools address lookup; every Strada Bella Court address record returned the same three schools, and all three earned an A in 2024, 2025 and 2026.

Assignments from the Collier County Public Schools 2026-2027 address lookup, queried September 23, 2026; the Olde Cypress sweep returned 453 of 453 single-family address records on the same three schools. Grades from the Naples Daily News school grade database, which republishes Florida Department of Education data. Add about 1.4 road miles for the drive from Strada Bella Court to the entrance. Fairway Preserve at Olde Cypress, outside the gate, is zoned to Gulf Coast High instead, which is why some sources name the wrong high school for Olde Cypress. Confirm assignment for the enrollment year with the district before relying on it.
Strada Bella at Olde Cypress's public record includes seven FEMA letters of map change and the county's footprint history, but no elevation certificate on file with Collier County for a Strada Bella Court address among the certificates we matched, and we did not read the county's permit history home by home for this guide.
We read the county footprint layers from 2000 to 2025, the roll's year-built field, the FEMA letters and the county's elevation certificate index, where 65 certificates match Olde Cypress streets and none matches Strada Bella Court. The layers show no new Strada Bella house after 2014; they do not show additions, pools or roofs.
Roof permits, window and door replacements, pool permits, generator installs and additions are on Collier County's permit records for each address, not in the layers above. A Strada Bella seller should pull the permit history for the home before listing and have final inspections closed out; a buyer should ask for it during the inspection period, because an open permit or an unpermitted enclosure is a closing problem on any estate home, and insurers ask for the roof permit date.
Strada Bella at Olde Cypress sits at the quiet back of a built-out community, so the changes that matter are outside the gate: Immokalee Road in front of Olde Cypress is rated over capacity, the Vanderbilt Beach Road Extension Phase I opened in July 2026, FDOT plans a diverging diamond at I-75 Exit 111, and a $20.5 million Immokalee Road project is programmed for fiscal 2028.
Collier County's 2025 Annual Update and Inventory Report rates Immokalee Road from Logan Boulevard to Collier Boulevard at 103.4 percent of peak-hour capacity, level of service F, an existing deficiency, down from 113.4 percent in the 2024 report. Logan Boulevard, the road the Olde Cypress gate opens onto, was at 77.1 percent. Vanderbilt Beach Road Extension Phase I opened with a July 1, 2026 ribbon cutting. FDOT's I-75 Golden Gate Parkway to Alico Road project includes a diverging diamond at Exit 111, and the Collier MPO's FY2027 to 2031 program sets $20,498,000 of construction in fiscal 2028 on Immokalee Road from Livingston Road to Logan Boulevard.
Across Immokalee Road sit the Laurel Oak Elementary and Gulf Coast High campus, The Karlyn apartments and a planned medical office site. Directly east of Olde Cypress, the North Collier Fire Control and Rescue District owns about 19 acres of agriculturally zoned land whose intended use is not public; any change would need county approvals with public notice.
For a Strada Bella owner, construction on the corridor mostly means a slower drive to I-75 for a few years. None of it touches the court: Strada Bella is about 1.36 road miles inside the gate, the community has a single entrance, and no through road crosses it.
Strada Bella at Olde Cypress homes are reached through one staffed gate on Treeline Drive off Logan Boulevard North, about a quarter mile north of Immokalee Road, then about 1.36 road miles along Treeline Drive and Olde Cypress Drive to Strada Bella Court; from the entrance, I-75 Exit 111 is about 1.6 miles away.
Every vehicle stops at the gatehouse on Treeline Drive, which the master association staffs; guests are phoned in by the homeowner, and outside open house hours a prospective buyer comes with an agent or owner.
No vehicle may be parked on Olde Cypress streets overnight, cars are to be garaged overnight, and no more than two may sit in a driveway. Golf carts may run on community streets under master association rules, which makes the 1.36-mile trip to the clubhouse a cart ride for many Strada Bella owners.

Da Vinci Estates at Olde Cypress is the larger estate neighborhood: 60 homes on four streets, a median lot of 18,263 square feet, and 17 MLS closings in 48 months at a $2,150,000 median, with mixed lake, golf and preserve views. Biscayne Place at Olde Cypress, Strada Bella's closest rival, is smaller still at eight homes and sits at the opposite end of the community, just inside the gate; the next section compares the two directly.
For a golf lot below estate prices, Terramar at Olde Cypress, Santa Rosa at Olde Cypress and Egret Cove at Olde Cypress put every home on the course, on lots of roughly 9,600 to 10,500 square feet.
