Buying a home in Strada Bella at Olde Cypress means waiting for one of 18 detached estate homes on a single dead-end street, Strada Bella Court, at the quiet north end of the gated community of Olde Cypress in North Naples, Florida 34119. This page is the purchase side of our Strada Bella at Olde Cypress neighborhood guide, inside our Olde Cypress community guide for Naples: every recorded Strada Bella sale, what a home costs to own, which documents to request and how we negotiate when there is almost nothing to compare against.
To be clear about the place: this is Strada Bella at Olde Cypress in North Naples, not any other Florida subdivision or street that uses the Strada Bella name. Fairway Preserve at Olde Cypress, the 264-unit condominium off Immokalee Road, sits outside the gate and is not part of the community.
If you are still choosing an agent, our guide to the best real estate agents in Naples sets the city's teams side by side on the public record. Buying a home in Strada Bella at Olde Cypress, Naples, takes five things: patience for a listing on an 18-home court, a price built from one recent sale plus the county's long record, the club's figures in writing, the quarterly invoice from the estoppel, and a flood file read home by home, because seven Strada Bella properties hold FEMA letters.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)
Everything below comes from the recorded Strada Bella declaration and its 2003 amendment, the 2019 Amended and Restated Declaration for Olde Cypress, the master association's posted rules, the club's own pages, the Collier County Property Appraiser 2026 tax roll and deed record, the Southwest Florida MLS and FEMA. Where the public record stops, this page says so and names the document that holds the answer.
Strada Bella is 18 detached estate homes, every one of them on Strada Bella Court, per the Collier County Property Appraiser 2026 preliminary roll. The court runs off Olde Cypress Drive, the community's interior spine, carries no through traffic and holds no attached homes or condominiums.
Seventeen of the 18 Strada Bella lots touch the golf course parcel on the county map. Lots run 11,497 to 20,859 square feet, a median of 12,789 square feet or about 0.29 acre, larger than the median lot in Terramar, Santa Rosa, Egret Cove, Lantana and Lone Pine Lane.
The 2026 preliminary roll dates the 18 homes from 2003 to 2013, with a median year built of 2006. Every Strada Bella home therefore postdates the first statewide Florida Building Code, which took effect March 1, 2002, and one house, dated 2013 on the roll, is about six years younger than the rest.
Every Strada Bella owner belongs to Strada Bella at Olde Cypress Neighborhood Association, Inc., a Chapter 720 association filed with the state on September 11, 2003, and through it to the Olde Cypress Master Property Owners Association. One quarterly invoice from the Strada Bella association carries the master share.
No Community Development District, confirmed by Collier County's CDD layer, the state's dissolved-district list and a 2025 tax bill. No new construction: every Strada Bella purchase is a resale. No member assessments or food minimum at the club, per its About Us page. And no published club or association price.
McGreevy and Comisar represent Strada Bella at Olde Cypress buyers from the record outward: every Strada Bella sale in the MLS since 2022 and the county file since 2004, the declarations, the club's pages and FEMA's seven Strada Bella letters. We have been Top 1% Real Estate Agents Nationally Since 2008 and the #1 Team in Southwest Florida since 2012.
Those are career numbers across Lee and Collier County. McGreevy and Comisar lead Domain Realty Group, a full-service Southwest Florida real estate team; as its leaders, our team has closed over $2.5 billion in real estate.
Recent Strada Bella at Olde Cypress track record (last 12 months): In the last 12 months Strada Bella at Olde Cypress has seen 0 resales in the Southwest Florida MLS Matrix (closed September 27, 2025 to September 26, 2026), and the county file records no qualified Strada Bella sale in the 12 months to August 29, 2026.
We tracked the single Strada Bella closing in the Southwest Florida MLS since September 2022, and all 26 qualified Strada Bella sales in the Collier County recorded sales file since 2004. That record is what we give you instead of a story.

Key takeaways for a Strada Bella at Olde Cypress buyer in Naples: an 18-home estate court with one MLS closing in four years, no listing on September 26, 2026, a 26-sale county record, unpublished club and association costs, and the strongest file of individual FEMA letters behind the gate. The points below carry the figures.
The Strada Bella at Olde Cypress market is the thinnest a Naples buyer will meet: one Southwest Florida MLS closing in the 48 months to September 26, 2026, none in the last 12 months, and nothing active or pending on the pull date. No MLS window reaches ten closings, so we list the sale instead of a median.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)
Our rule is to lead with the first MLS window that holds ten or more closings. Strada Bella has no such window: 12 months hold 0, and 24, 36 and 48 months each hold the same single sale. So we list every sale and use the county's recorded sales history, back to 2004, as the long view. In the last 12 months we tracked all 26 Olde Cypress closings in the Southwest Florida MLS, and none was on Strada Bella Court.
| Closed | Street | Beds and baths | Living sq ft | Final list | Sold | Per living sq ft | Sold-to-list | Days on market |
|---|---|---|---|---|---|---|---|---|
| April 2025 | Strada Bella Court | 3 plus den, 4 | 3,627 | $1,775,000 | $1,775,000 | $489.39 | 100.00% | 11 |

That is the entire four-year MLS record. The sale recorded with the county on April 25, 2025 and closed in the MLS on April 28, 2025: one transaction seen from two records.
Nothing. The Southwest Florida MLS Matrix showed 0 active and 0 pending or contingent Strada Bella listings on September 26, 2026. Across all of Olde Cypress the same pull showed 5 actives and 1 pending or contingent, about 2.3 months of supply at the trailing pace of 26 closings in 12 months. For the live Olde Cypress list, see the inventory on DomainRealtyGroup.com, our team's listings site.
With no Strada Bella listing and no Strada Bella closing in 12 months, a months-of-supply figure does not exist for this court. The honest measure is turnover: 7 recorded sales in ten years across 18 homes, about 0.7 a year by our arithmetic.
The one recent Strada Bella home sold at 100.00 percent of its final list price after 11 days, against a 97.52 percent median sold-to-list and 29 median days on market (n = 24) for all of Olde Cypress over the last 12 months, per our Olde Cypress community guide. One sale is not a pattern, but it tells a buyer that a Strada Bella home priced where the market expects can go quickly and at full price. Your leverage is preparation, not waiting it out.
A Strada Bella home at Olde Cypress last sold for $1,775,000 in April 2025, $489.39 per square foot of living area, the only Strada Bella price in the Southwest Florida MLS for four years. With no current median, a Strada Bella offer is built from that sale, the county's ten-year record and recent estate sales elsewhere behind the gate.
Data updated: September 2026 (Southwest Florida MLS Matrix, retrieved 26 Sep 2026; Collier County Property Appraiser recorded sales file dated 29 Aug 2026)
The Collier County Property Appraiser 2026 preliminary roll puts Strada Bella's median just value at $1,365,158, with a range of $1,166,384 to $1,591,402 across the 18 homes, the third highest neighborhood median in Olde Cypress after Biscayne Place and Da Vinci Estates. Just value is the county's assessed value for tax purposes, not a price, and it is preliminary until the roll is certified; it sits below the April 2025 sale, and we never use it as a price.
A single sale can anchor a price but cannot prove one. We price a Strada Bella home from the April 2025 sale, adjusted for living area, bedrooms, lot size, the fairway view, roof and window age and updates, then test the result against recent estate sales in Da Vinci Estates and the larger Unit One lots, the two Olde Cypress neighborhoods closest to Strada Bella in lot class.
The April 2025 Strada Bella sale measured $489.39 per square foot of MLS living area, above the Olde Cypress trailing 12-month median of $472.75, in a different window. That is living area entered by the listing agent, not the county's building footprint, which includes garage and covered areas: the median Strada Bella county footprint is 5,501 square feet. Never compare the two, and never compare MLS per-foot prices with county figures.
Strada Bella lots run from 11,497 to 20,859 square feet, and the largest is bigger than the median lot in every Olde Cypress neighborhood. On an estate court, the lot, its golf frontage and the room it leaves for a pool or lanai extension can matter as much as the house; the one lot not touching the golf parcel deserves its own comparison.
Strada Bella at Olde Cypress prices have moved from calendar-year medians of about $750,000 to $1,040,000 between 2009 and 2020 to $1,190,000 in 2021 and $1,775,000 in 2025, across 26 qualified sales in the Collier County recorded sales file since 2004 at an all-history median of $872,500. The county record is the long view the MLS cannot give.

Strada Bella at Olde Cypress has 18 estate homes on one court, one MLS closing in four years and no listing on September 26, 2026, so the buyer who is registered, pre-approved and briefed on the record before the next home appears is the buyer who gets it. Own a Strada Bella home you need to sell first? Get a free Strada Bella home valuation or call Jesse McGreevy direct at (239) 898-6072. Buying? The county file holds no Strada Bella sale in the 12 months to August 29, 2026; the 24, 36 and 60 month windows each hold one, the $1,775,000 April 2025 sale. The 120-month window holds 7 sales at a $875,000 median (n = 7, an observed sale, small sample), range $815,000 to $1,775,000. All history holds 26 sales at $872,500, the mean of the middle pair, $870,000 and $875,000.
Strada Bella's recorded prices sat between about $815,000 and $1,040,000 for most of 2013 to 2020, then printed $1,190,000 in 2021 and $1,775,000 in 2025. Those are different houses, so the gap is not appreciation on one home; it shows how far the Strada Bella price band moved after 2020. The 2004 and 2005 medians sit far below everything after them, a pattern consistent with lot or build-out sales; treat them as history, not comparables.
This is a public-record sale from the Southwest Florida MLS, not a McGreevy and Comisar transaction. In April 2025 a Strada Bella Court home of 3,627 square feet of living area, three bedrooms plus a den and four full baths, listed at $1,775,000 and sold for $1,775,000 after 11 days; the county recorded the deed three days before the MLS close. The lesson for a buyer: the right Strada Bella home can go at full price inside two weeks, so have pre-approval, the club figures and an offer plan ready before it appears.
Strada Bella compares with the other eight Olde Cypress neighborhoods as one of three estate neighborhoods and the quietest resale market: 18 homes, a $1,365,158 median just value that ranks third of nine, one MLS closing in 48 months against 17 in Da Vinci Estates, and the highest share of individual FEMA letters behind the gate.

Sources: Collier County Property Appraiser 2026 preliminary roll and recorded qualified sales (file dated August 29, 2026) and the Southwest Florida MLS Matrix (48 months to September 26, 2026), closings assigned to neighborhoods by street. Golf counts are lots within 10 feet of the golf-course parcel. Every neighborhood median below ten sales is a small sample.
Da Vinci Estates is the deep estate market behind the gate: 60 homes on four streets, a median lot of 18,263 square feet and 17 MLS closings in 48 months at a $2,150,000 median. Biscayne Place is smaller still at eight homes, just inside the gate, with no MLS closing in four years. Strada Bella sits between them on lot size and has more sales on record than Biscayne Place.
With no Strada Bella listing on September 26, 2026, a buyer who wants an estate golf lot now looks first at the larger Unit One and Unit Two lots on Olde Cypress Drive and Treeline Drive, the lots most like Strada Bella's in size, and at Da Vinci Estates. We watch all three at once, and Strada Bella by name.
Owning a Strada Bella home at Olde Cypress each year costs a quarterly Strada Bella HOA fee invoice that includes the master share, mandatory club social dues, any golf membership you choose, property taxes at the 2025 rate of 9.5058 mills, flood insurance where your lender requires it, and a homeowners policy. The association and club amounts are not published.

The invoice pays Strada Bella's own costs, including its four common tracts, and your share of the master association: common grounds, landscaping, streetlights, signage, paving, stormwater, the gatehouse, the 158.59-acre master preserve and basic exterior landscaping of each home. Ask for the Strada Bella and master budgets during your inspection period.
Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed rate at 7.03 percent as of September 24, 2026. At that rate, a purchase at $1,775,000, the April 2025 Strada Bella price, with 20 percent down, a $1,420,000 loan, carries principal and interest of about $9,476 a month, before taxes, insurance, the quarterly invoice and club dues. Your lender's quote replaces this illustration, and a loan of that size is usually a jumbo loan with its own reserve and appraisal rules.
Owners moving within Strada Bella or across the gate can price their current home from the same record: request a Strada Bella home valuation or call Jesse McGreevy direct at (239) 898-6072. Buying first? Call Marc at (239) 287-5873 or read how we represent buyers in Naples.
Club membership works the same in Strada Bella at Olde Cypress as in every Olde Cypress neighborhood: social membership is mandatory and automatic when you acquire the home, under Section 14.02 of the recorded 2019 declaration, while Full Golf and Associate Golf are optional purchases. The club is non-equity and privately owned, so you buy privileges, not a share.
"By acquisition of a Parcel, each Owner automatically becomes a social member of The Club at Olde Cypress," under Section 14.02 of the 2019 Amended and Restated Declaration. The Strada Bella declaration subjects every Strada Bella lot to that master declaration, so the membership comes with the deed.
Social members use the clubhouse and dining, four clay tennis courts, two pickleball courts, three lighted bocce courts, the fitness center and the pool. Golf is available only as a golf member's guest, which matters on Strada Bella Court: 17 of 18 homes look onto the course whether or not the owner plays it.
Strada Bella Court is about 1.36 road miles inside the Treeline Drive entrance, and the clubhouse sits west of the gatehouse. The master declaration lets golf carts use community streets (Section 9.31), so many owners make the trip by cart; test the ride before you buy if you plan to use the club daily.
Full Golf and Associate Golf, the latter limited from November through April, are open to residents and non-residents, per the club's membership page. Initiation and dues are not published; get them in writing from the membership office at (239) 596-4797.
Buying in Strada Bella at Olde Cypress runs in nine steps: register for the next listing, price against Strada Bella's record, budget the carrying costs, check the FEMA letter, sign a buyer agreement and get pre-approved, write the offer with the right calendar, collect the disclosure summary and estoppel, get the club's figures, and clear inspections, title and close.
With 7 recorded Strada Bella sales in ten years and none active on September 26, 2026, the first step is a saved search and a standing conversation with us, so a new Strada Bella listing reaches you the day it appears.
Start from the April 2025 MLS sale and the seven county-recorded sales since 2016, not the Olde Cypress average, and adjust for living area, lot, the fairway, condition and the listing's time on market.
Add the quarterly invoice, club social dues, any golf, taxes on your price rather than the seller's bill, and insurance, and ask early for the club's written figures and the Strada Bella budget.
Seven Strada Bella properties hold FEMA letters of map change. Ask whether the home you want is one of them, get the elevation certificate if one exists, and let your lender run a determination on the building.
Since August 17, 2024, buyers sign a written agreement before touring, with negotiable compensation. A pre-approval letter, jumbo where the price requires it, lets you move when a home can sell in 11 days.
Build the inspection period around the Strada Bella, master and club documents, and the appraisal period around a neighborhood with one MLS closing in four years.
The seller owes the Chapter 720 disclosure summary before you sign. The estoppel, ordered after contract, states the quarterly assessment and any working capital contribution due at transfer.
Ask the membership office at (239) 596-4797 for current social dues and any golf initiation and dues, and make golf a contingency if it matters to you.
Order a full inspection, a four-point and a wind mitigation report and the permit history, bind insurance early, close and record the deed, and file for homestead by March 1 of the following year if it is your primary residence. Social membership begins with the deed; enroll with the club and register with the gate.
A Strada Bella at Olde Cypress buyer should request the Chapter 720 disclosure summary before signing, the recorded Strada Bella declaration and its October 2003 amendment, the 2019 master declaration, the Strada Bella and master budgets, the estoppel certificate, the club's written dues and golf figures, the leasing amendment, any FEMA letter and elevation certificate, and the home's permit history.
The Strada Bella Declaration of Covenants, recorded September 15, 2003 at OR 3397 PG 1946, names Strada Bella Development, LLC as declarant, one of the few Olde Cypress neighborhoods whose declarant is on the record. An October 2003 amendment ties the land to Tract 7 of Olde Cypress Unit One. Read both, with any later amendment the association holds, for Strada Bella's own rules.
Strada Bella at Olde Cypress Neighborhood Association, Inc. was filed with the state on September 11, 2003, four days before the declaration was recorded. The Division of Corporations record shows it reinstated on February 15, 2007 after a period of administrative dissolution and active today, managed through Alliant Property Management. Your title agent confirms current status at closing.
The 2026 preliminary roll titles four common tracts, Tract A and Tracts B-1 to B-3, to the Strada Bella association rather than the master association. That is the association's own land to maintain, and its budget should show how it does.
Under Florida Statutes 720.401, a prospective parcel owner "must be presented a disclosure summary before executing the contract for sale," and on a resale the seller supplies it. If it is not delivered, you may void the contract "within 3 days after receipt of the disclosure summary or prior to closing, whichever occurs first," and that right cannot be waived. Read the summary before you sign, not after.
Seen from our Strada Bella seller page, the transaction reads identically: the seller owes the disclosure summary before contract; the master association may collect a Board-set working capital contribution at transfer under Section 8.13, an amount we could not locate publicly; and the contract settles who pays. This is information, not legal advice.
Under Florida Statutes 720.30851, the estoppel states the regular assessment, its frequency, what is paid through and any capital contribution or transfer fee due at closing, for a fee capped at $299 on a current account. Confirm it covers the master share before your inspection period ends.
Strada Bella at Olde Cypress sits on FEMA maps effective May 16, 2012 that place 12 of 18 home footprints wholly in Zone AH, shallow ponding, 5 partly and 1 wholly in Zone X. Seven FEMA letters cover Strada Bella property, and FEMA's March 20, 2025 preliminary map shows all 18 homes in Zone X, not yet effective.

A structure-removal letter means FEMA accepted a survey showing that house's lowest adjacent grade above the base flood elevation and removed the structure from the Special Flood Hazard Area. Seven letters on 18 homes is the highest share of individual letters in any Olde Cypress neighborhood by our count of the FEMA list. Each letter covers only the property it names, so a buyer asks which home, not which street.
Collier County opened the 90-day appeal period on the new maps on August 19, 2026, with the new map targeted for summer 2027, per the county's August 2026 release. Until then, the 2012 map and the letters govern lending, and FEMA's preliminary layer is a preview, not a determination.
Among the 65 elevation certificates on file with Collier County for Olde Cypress streets, we found none for a Strada Bella Court address. If the home you want has no FEMA letter and no certificate, ordering a certificate during the inspection period is how you learn what a flood policy will cost.
Ask whether the home holds one of the seven letters, search the address on the FEMA Flood Map Service Center, let the lender run its determination, and get a flood quote even where it is not required; the ZIP 34119 single-family NFIP median is $1,259 a year. There is no Zone VE in the community.
No public agency publishes a homeowners or windstorm premium for Strada Bella at Olde Cypress, so we will not invent one. Flood is different: FEMA data shows a median single-family NFIP cost of $1,259 a year in ZIP 34119. The wind premium on a Strada Bella home turns on the roof, the openings and the replacement cost.
A federally backed or regulated mortgage on a building in Zone AH requires flood insurance; in Zone X, including a home removed by a FEMA letter, it does not, though a lender may still ask. On a court where 12 footprints sit wholly in Zone AH on the effective map, the letter and the lender's determination on your building are the answer.
Olde Cypress homes are designed to a 160 mph ultimate wind speed for a Risk Category II building, per Collier County's wind load layers, inside the wind-borne debris region. Every Strada Bella home was built after the Florida Building Code took effect in 2002; impact openings, a newer roof and roof-to-wall connections still earn wind mitigation credits, so ask for the seller's wind mitigation form.
Citizens Property Insurance fell from 6,042 Collier County homeowners policies at the end of 2024 to 1,839 by August 31, 2026, per its detail by county report, so a 2026 buyer of an estate home will usually be quoting in the private market. Get quotes during the inspection period, not after.
Property taxes after you buy in Strada Bella at Olde Cypress will be set on your purchase-year just value at the 2025 rate of 9.5058 mills plus a garbage charge, with no CDD. Your bill will usually be higher than the seller's, because a buyer does not inherit the seller's Save Our Homes cap.
On the Collier County Property Appraiser 2026 preliminary roll, the 18 Strada Bella homes show a median total tax of $9,545, fourth highest of the neighborhood medians behind Biscayne Place, Da Vinci Estates and Unit Two, and 12 of the 18 carry a homestead exemption. As a rough illustration, $1,775,000 times 9.5058 mills is about $16,873 before exemptions, plus garbage; the county's just value, not your price, sets the bill.
The Olde Cypress rules that decide whether a Strada Bella home fits are the leasing limits, the overnight street parking ban, the two-step architectural review, the lake and golf-edge easements and the pet rules. Each is in the recorded 2019 declaration or its leasing amendment, and the Strada Bella declaration can add stricter rules of its own.
No lease under 60 days, no more than four a year, whole home only, a $100 fee, a $1,000 refundable deposit and Board approval, per the 2013 leasing amendment. Seasonal rental works; short-term vacation rental does not.
No vehicles may be parked on Olde Cypress streets overnight, cars are to be garaged overnight, and no more than two may sit in a driveway. On a single dead-end court, plan guest parking and a third car before you buy.
Exterior changes need both Strada Bella and master architectural approval under Article X of the master declaration. No swimming, wading or private boats on the lakes, a 20-foot lake maintenance easement, and buffers that may not be altered. On a golf lot, measure the rear setback and any easement before you plan a pool or lanai extension.
Common household pets are allowed, leashed outdoors; livestock, poultry and reptiles are prohibited, and fences or dog runs need two approvals and a six-foot cap. Outside public open house hours, Saturday and Sunday from noon to 5 p.m., buyers enter with an agent or the owner, per the master association's community access procedures. We arrange every Strada Bella tour with the gate in advance.
We find you the right home in Strada Bella at Olde Cypress by being ready before one is listed: a saved search on the court, a watch on every Olde Cypress estate listing, and conversations. With about 0.7 recorded sales a year, the right home is often not yet on the market.
In a neighborhood of 18 homes, 12 of them homesteaded on the 2026 preliminary roll and 5 with owner mailing addresses outside Florida, many sales start as a conversation. We track Strada Bella Court by name and bring you a home before it is listed when an owner is willing.
Create a saved search on our site and new Strada Bella and Olde Cypress listings reach you the day they appear; it routes to our team, so Marc sees what you are watching. If you own in Strada Bella now, start with a Strada Bella home valuation or call Jesse direct at (239) 898-6072; prefer a call about buying? Reach Marc at (239) 287-5873 or read how we represent buyers in Naples.
We negotiate a Strada Bella at Olde Cypress purchase from the only evidence that exists: one April 2025 sale at full list after 11 days, the county's ten-year record, recent estate sales elsewhere behind the gate, and the costs the seller has not disclosed. With so little to compare, preparation and document leverage matter more than a discount habit.
Before you offer, we show you the April 2025 sale, every county-recorded Strada Bella sale since 2016 and the Olde Cypress estate sales that bracket it, adjusted for living area, lot, view, condition and build year.
If the seller cannot produce the club's figures, the Strada Bella budget, a FEMA letter or elevation certificate, or the permit history, that uncertainty belongs in your price or your contingencies.
A four-point and wind mitigation report on a 2003 to 2013 home, an aging roof or missing impact protection are negotiable as credits or repairs. With one MLS closing in four years, an appraiser has few Strada Bella comparables, so a short appraisal is a real possibility and a reason to renegotiate.
Marc Comisar and Jesse McGreevy negotiate every offer themselves. Selling a Strada Bella home first? See how we sell Strada Bella homes and call Jesse direct at (239) 898-6072; for the purchase, call Marc at (239) 287-5873 or see how we represent buyers in Naples.
Buyer closing costs in Strada Bella at Olde Cypress include, by Collier County custom, the owner's title policy and the closing agent's fees, plus lender charges, the note stamp tax at $0.35 per $100, the mortgage intangible tax at $0.002 per dollar, recording, inspections, survey, prepaids and any working capital contribution the contract assigns you.
On a $1,420,000 loan, 80 percent of the April 2025 Strada Bella price, Florida's documentary stamp tax on the promissory note at $0.35 per $100 is $4,970, and the nonrecurring intangible tax at $0.002 per dollar is $2,840, per the Florida Department of Revenue. A cash buyer pays neither.
In Collier County the buyer customarily chooses the closing agent and pays the owner's title policy; the contract controls. The premium is promulgated by the state under Florida Administrative Code Rule 69O-186.003, and the title commitment is where the association's reinstatement history and the common tracts get confirmed.
The estoppel certificate fee is customarily the seller's in Collier County practice. The master working capital contribution under Section 8.13 is collected at transfer, and the contract decides who pays; the club may charge golf initiation if you join for golf.
Taxes are prorated to the closing date, with the seller crediting you for the part of the year they owned; you prepay homeowners and any flood insurance. Selling a Strada Bella home in the same move? See how we sell Strada Bella homes and call Jesse direct at (239) 898-6072; for the purchase, read how we represent buyers in Naples or call Marc at (239) 287-5873.
Since August 17, 2024, buyers in Strada Bella at Olde Cypress, as everywhere, sign a written agreement with their agent before touring, and that agreement states the agent's compensation, which is fully negotiable. Offers of compensation to buyer agents can no longer appear in the MLS, though a seller may still agree to pay part of it.
The agreement sets what we do for you, for how long and for what compensation, per the National Association of REALTORS guidance on written buyer agreements. Read it before the first Strada Bella tour, and ask us any question about it.
Compensation is negotiable and not set by law. It may be paid by you, by the seller as a concession you negotiate, or by the listing brokerage where it offers to; the NAR settlement FAQ explains the rules. We tell you plainly how each approach changes your offer.

Choose Strada Bella for an estate golf lot on a private court at the back of the community, a home built entirely under the Florida Building Code, a flood file more likely to include a FEMA letter and a recent sale to price from. Choose Biscayne Place if lot size and steps to the gate matter more than quiet, and you can wait for one of eight homes. Our Biscayne Place buyer guide covers that side, and our Strada Bella neighborhood guide covers the court in full.
Strada Bella at Olde Cypress is the right place for a Naples buyer who wants a detached estate home on a golf lot at the quiet end of a gated club community, accepts social membership coming with the deed, values A-rated assigned schools and a code-era home, and can wait, sometimes years, for one of 18 homes.
You want an estate lot of about a quarter acre or more on the course, a dead-end court with no through traffic, a home built after 2002, a club whose owner, not its members, carries the capital, and you are ready to move the week a listing appears.
You need a home this season, want every carrying cost published before you tour, want short-term rental income, need to be close to the clubhouse, or need overnight parking for more than two cars outside the garage. For more supply behind the same gate, Da Vinci Estates and the Unit One and Unit Two lots trade far more often.
