Jesse McGreevy and Marc Comisar wrote this valuation guide for Waterford-Worthington Way owners who are thinking about selling. Waterford-Worthington Way is a 92-unit, two-story condominium association inside Worthington Country Club, the gated bundled golf community in Bonita Springs, Florida, and this page is its home value guide: what each floor plan, floor and view is worth on the public record, what moves a price inside these eight buildings, and how to get a number for your own unit.
Use the Home Valuation form at the top of this page for a free valuation in 60 seconds, or call Jesse direct at (239) 898-6072, text or call. Every figure below comes from Lee County Property Appraiser recorded qualified sales and cost cards, the club’s own 2026 fee schedules and City of Bonita Springs permits, and every figure names its window. No figure on this page is an appraisal.
A Waterford-Worthington Way condo is worth what this association’s units have recently sold for, adjusted for floor, plan, view and condition. Over the last 24 months, ten units recorded qualified sales at a $247,500 median and $201.41 per heated square foot, from $100,000 to $319,900, according to the Lee County Property Appraiser.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
That median is the starting point, not the answer. Waterford-Worthington Way holds four floor plans on two floors in eight buildings, 68 units facing the golf course and 24 facing a lake, and those differences move a price by tens of thousands of dollars. We tracked every sale recorded on the 92 units, and the tables below break them out.
Window ending August 2026 | Recorded sales | Median sale | Range | Median $ per heated sq ft |
|---|---|---|---|---|
12 months | 6 | Too few sales for a median | $100,000 to $265,000 | n/a |
24 months | 10 | $247,500 (mean of $245,000 and $250,000) | $100,000 to $319,900 | $201.41 |
36 months | 18 | $283,750 (mean of $282,500 and $285,000) | $100,000 to $360,000 | $238.85 |
60 months | 36 | $285,000 (mean of $285,000 and $285,000) | $100,000 to $389,000 | $245.58 |
Sources: Lee County Property Appraiser recorded qualified sales matched to the 92 unit parcels (LeePA Last Qualified Sale layer; LeePA parcel roll, retrieved 26 Sep 2026). The 24-month window is the first with ten or more sales, so $247,500 is the headline median.

McGreevy and Comisar are the best realtor choice for valuing a Waterford-Worthington Way condo because we price by floor, plan and view inside this association, not by ZIP code or Worthington-wide median. We pulled every unit’s county cost card and every recorded sale, and our valuation says which figures are public record and which come from the MLS.

We lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, with over $2.5 billion sold as a team with our Domain Realty Group colleagues and over $900 million in personal sales between Jesse and Marc, from an office at 24031 S Tamiami Trl #101, Bonita Springs, about 15 minutes from the Worthington gate.
Recent Waterford-Worthington Way track record (last 12 months, September 2025 through August 2026): 6 qualified resales recorded by the Lee County Property Appraiser · $1,260,000 in total dollar volume · highest sale $265,000, recorded March 30, 2026 · 24-month median $247,500 across 10 sales. In the last 12 months we tracked each of those sales to its building, floor, plan and view. Sale-to-list ratio and days on market come only from the Southwest Florida MLS; there, the 10 Worthington Way condos that closed in the 24 months from 29 Sep 2024 to 29 Sep 2026 sold at a median 90.9% of final list price after about 190 days on market.

A Waterford-Worthington Way condo is valued in eight steps: this association’s recorded sales in the first window with ten or more, then floor, plan, view, building, condition, the association’s roof and dues story, and the current competition. The same four plans at two sibling Waterford associations serve as a cross-check.
We start with the ten qualified sales recorded on the 92 units in the 24 months ending August 2026. Qualified sales are the ones the Lee County Property Appraiser treats as arm’s-length market transactions (LeePA Last Qualified Sale layer, retrieved 26 Sep 2026). If your plan has no recent sale, we widen to 36 months (18 sales) or 60 months (36 sales) and say so.
Every unit is a flat on floor 1 or floor 2, 46 of each (LeePA cost card example). The upstairs version of each plan is larger, and the county values upper units higher; ground-floor units win the buyer who wants no stairs.
The four Waterford plans are a 1,076-square-foot ground interior 2/2, a 1,222-square-foot ground end 3/2, a 1,204-square-foot upper interior 2/2 and a 1,312-square-foot upper end 3/2. The three-bedroom ends sit at xx01, xx06, xx07 and xx12 in each 12-unit building.
Buildings 12 through 17 carry a golf-course view on the county cards, 68 units in all; Buildings 18 and 19 carry a lake view, 24 units. We value the specific view from your lanai, not the label.
Building 15 at 13651 Worthington Way is the one 8-unit building; the others hold 12. Building 12 at 13601 is the one building with no roof permit found in the 2008 re-roof, a question we answer before a buyer asks.
Kitchen, baths, flooring, air-conditioning age, water heater, window protection and the lanai enclosure: 77 units have a screened porch and 15 an acrylic-enclosed lanai on the county cards.
A buyer prices in the September 2008 roofs, the $6,188 association dues and the unpublished reserve picture. We quantify how each compares with the other Waterford associations.
We check how many Waterford units are listed against yours, at what price and for how long, across all three Waterford associations, because a buyer tours all three the same day.
Each Waterford-Worthington Way floor plan carries its own value: over 60 months, upper three-bedroom end units recorded a $344,950 median across 12 sales and ground-floor two-bedroom interiors $255,500 across 10. The other two plans had fewer than ten sales, so we list them rather than print a median.

Sources: LeePA parcel roll, plan assigned from each unit’s heated area on the roll. The 60-month window is the first in which any plan reaches ten sales, and it spans the 2023 peak, so plan medians here run above the association’s 24-month median.
Twelve of the 36 sales in 60 months were upper three-bedroom ends, the largest plan at 1,312 square feet. They range from $220,000 in July 2026 to $389,000 in February 2023, the association’s record. The three most recent were $285,000 (lake, July 2025), $245,000 (golf, November 2025) and $220,000 (golf, July 2026).
Ten sales over 60 months, from $100,000 to $324,900. The last three show how wide condition swings this plan: $180,000 in January 2026, $265,000 in March 2026 and the $100,000 outlier in June 2026.
Nine sales in 60 months, too few for a median. The two most recent, in golf-view Buildings 16 and 17, recorded $235,000 in August 2025 and $250,000 in November 2025.
Five sales in 60 months, the scarcest plan in the record, from $215,000 in September 2021 to $357,800 in January 2024. The most recent, $282,500 in January 2025 (lake) and $319,900 in April 2025 (golf), bracket today’s value for a well-kept unit.
Price per square foot tells a Waterford-Worthington Way owner two things: where this association sits against its Waterford siblings, $201.41 against $181.40 and $176.74 over 24 months, and how wide condition swings value inside the same plan, from $93.02 to $261.78 a square foot across the last ten sales.

Over 60 months, Waterford-Worthington Way and Waterford Amberley Court sold at almost the same price per square foot. Over the last 24 and 36 months, Worthington Way has held value better: its lead over Amberley widened to about $20 a square foot. That recent gap is the strongest evidence that buyers pay for this association’s golf-view share and clubhouse location today.
The ten sales in the 24-month window ran from $93.02 to $261.78 a square foot on essentially the same four plans. Price per square foot is a check on a valuation, not the method; the method is the closest recorded sales to your unit.
Waterford-Worthington Way condos sold for $100,000 to $319,900 in the 24 months from September 2024 through August 2026, across ten recorded qualified sales totaling $2,382,400, at a $247,500 median. Here is every one, with the building, plan and view from the county’s cost cards.

The $100,000 sale in June 2026 sits far below every other sale here since 2021. The county record does not say why; condition, an estate sale or a sale between related parties are the usual explanations, and none is confirmed. A buyer’s agent may cite it, and an appraiser may see it, so your valuation should answer it with the other nine sales.
For a golf-view upper interior 2/2, the August and November 2025 sales at $235,000 and $250,000 are the anchors. For a three-bedroom end, the five end-unit sales from $220,000 to $319,900 set the band, and condition decides where you land. For a lake unit, three sales with a $185,000 spread tell you to price from condition, not from one number.
How close to asking a Waterford-Worthington Way condo sells, and how fast, are Southwest Florida MLS figures, not county ones. Over the last 24 months (closings 29 Sep 2024 to 29 Sep 2026), 10 Worthington Way condos closed through the MLS at a median 90.9% of final list price and a median of about 190 days on market; the 6 closings in the last 12 months ran slower, at about 261 days and 90.2%. The county record does show when buyers close: 22 of the 36 sales in 60 months recorded between October and May.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
In the 24-month window, 6 of the 10 sales recorded between November and April. Two recorded within three days of each other in November 2025, at $250,000 and $245,000, which is what the first weeks of season look like in a 92-unit association.

Waterford-Worthington Way values roughly doubled from a $148,500 median in 2020 to a $389,000 record in February 2023, then eased to a $247,500 24-month median in 2026. Over ten years, 84 recorded sales put the long-run median at $179,950, so most owners who bought before 2021 hold a large gain.

Source: LeePA parcel roll, retrieved 26 Sep 2026. The 2016 to 2019 row covers the sales recorded from December 2016 through 2019.
The run-up is plain: the lowest 2023 sale, $305,000, was above the highest 2021 sale, $265,000. The pullback since is real too: the best sale of the last 24 months, $319,900, is about 18% below the peak, and the 24-month median is about 13% below the 60-month median. What did not change is the association’s rank: it still sells for more per square foot than the other two Waterfords.
We offer three commonly cited pressures as context, not proven causes: buyer caution after Florida’s 2022 condominium reforms (Florida House analysis, SB 4-D), higher insurance for 1990s buildings, and association dues that rose from $5,356 in 2024 to $6,188 in 2026.
The county’s value on a Waterford-Worthington Way condo says where your unit ranks, not what it will sell for. The appraiser’s 2025 market values for the 92 units run from $166,418 to $235,406, median $211,516, below the $247,500 24-month sale median, because county values are set as of January 1 and trail the market.
Data updated: September 2026 (Lee County Property Appraiser cost cards and Just Value layer, retrieved 26 Sep 2026)
Find your unit’s value on the county’s parcel record (LeePA, #1501 example; LeePA Just Value layer). If it sits above the plan median in the table above, the county already ranks your unit near the top of its plan; if below, the county sees something, often a ground-floor interior position.
A buyer’s lender will not use it and neither do we when we price. It is also not a floor: the $100,000 June 2026 sale recorded below every county value on the association’s roll.
The county cards for Buildings 18 and 19 show an “actual year built” of 2021, the same pattern the county shows on the lake buildings at the other two Waterford associations. No permit explains it, and we read it as an appraisal recoding, not new construction (LeePA, #1904). A buyer who sees it should not pay a premium for it.
Value inside Waterford-Worthington Way moves on six things: floor, bedroom count, view, the building’s roof and permit story, the unit’s condition and window protection, and the month you list. The first three are fixed by the unit you own; the last three are where preparation pays.
The upper three-bedroom end is the largest plan and the most-traded, with a $344,950 median over 60 months. The ground interior 2/2 is the entry plan, $255,500 over the same window. The county orders the four plans the same way.
Buyers generally pay for the fairway, and 68 of 92 units have it. The record also shows lake units selling well: over 60 months the 9 lake-view sales ran from $100,000 to $382,500, while the 27 golf-view sales recorded a $265,000 median. The specific view, a green, a long fairway, a lake with a fountain, matters more than the label.
The September 2008 re-roof permits cover seven of eight buildings and the pool house; none was found for Building 12 (City of Bonita Springs permit portal, retrieved 26 Sep 2026). A buyer’s insurer will ask for the roof year, and a lender’s condo questionnaire asks about reserves.
A 2025 impact-window permit at 13621 Worthington Way shows owners upgrading unit by unit. Impact glass or shutters, documented on a wind-mitigation report, lower the buyer’s insurance quote, and that shows up in the offer.
Six of the last ten sales recorded between November and April. A unit priced in September for a November launch meets the first seasonal buyers.
Our valuation beats the Zestimate on a Waterford-Worthington Way condo because an automated model cannot see which floor you are on, whether you face a fairway or a lake, whether your unit has impact windows, or that your building’s roof dates to 2008. We price from the recorded sales closest to your unit and show every one.
Automated estimates such as the Zestimate average nearby sales by square foot, age and ZIP code. Around Worthington Way, that blends $200,000 Waterford condos, $400,000 Wedgewood carriage homes and $900,000 estate homes, three products that share a gate but not a buyer.
With only ten sales in 24 months, a single outlier such as the $100,000 June 2026 deed moves an automated estimate hard, and a model cannot tell a $180,000 ground-floor unit needing work from the $265,000 one in the next building. We read each sale and decide which ones fit your unit.
A written range, the two to four sales that support it, the sibling-association cross-check, and the adjustments we made and why. Start with the Waterford-Worthington Way Home Valuation form or call Jesse direct at (239) 898-6072.
Waterford-Worthington Way holds more value per square foot than Waterford Amberley Court on the same four floor plans: $201.41 against $181.40 over 24 months, and a $247,500 median against $221,250. Amberley answers with lower dues, local tennis and pickleball, and a roof about a year newer.

Waterford Amberley Court is the original Waterford association: 120 units in 11 buildings on Amberley Court, built 1991 to 1993. Because its plans match yours, its sales are the first thing a buyer’s agent will hold against your price.

What this means for your number. When we value your unit, Amberley’s sales of the same plan set a floor a buyer will test: if your price runs far above the Amberley band, the listing has to show why, with the view, the walk to the clubhouse and your unit’s condition. Over 24 months the market has paid that premium; over 60 months it was near zero, so the premium is real but not automatic.
Who should choose which. A golfer who wants a fairway from the lanai and a short walk to the clubhouse will pay more for Waterford-Worthington Way. A racquet player or a dues-sensitive buyer will lean to Amberley. We price your unit for the first buyer and answer the second.
Waterford-Worthington Way values benchmark at the top of the three Waterford associations and about $150,000 below the Wedgewood carriage homes at the median. Its $201.41 per square foot over 24 months leads the Waterfords; Wedgewood-Sherburne ran $262.79, on larger units with garages.

Cavendish has the highest dues in Worthington, $7,712, and the lowest recent Waterford price per square foot, $176.74, on the same plans and the same 2008 roof era. A Worthington Way seller wins that comparison on both lines. Our Waterford-Cavendish Court valuation guide shows it from the other side.
The Wedgewood units are 1,446 to 1,576 square feet with garages. A buyer choosing between a Waterford flat and a carriage home is choosing size and a garage against a lower price; they seldom cross-shop a Wedgewood unit against your specific plan.
A Waterford-Worthington Way buyer prices four costs into an offer: $19,246 a year in association and master dues, the $1,000 food and beverage minimum, the one-time $12,500 capital contribution, and the insurance and reserve questions a 2008 roof raises. Those carrying costs are why dues and roofs move value here.
Data updated: September 2026 (Worthington 2026 Fee Schedule and 2026 HOA Fee Schedule, retrieved 26 Sep 2026)
Cost | 2026 amount | Source |
|---|---|---|
Association dues | $1,547 a quarter, $6,188 a year | |
Master dues | $13,058 a year | |
Food and beverage minimum | $1,000 a year | |
Capital contribution | $12,500 one time; $1,306 for an existing owner | |
Resale application | $150 one time | |
Property tax | Assessed value at 12.7970 mills (2025) |
At $6,188, Waterford-Worthington Way’s dues sit $1,328 above Waterford Amberley Court and $1,524 below Waterford-Cavendish Court. A buyer comparing the two Waterfords with identical plans will capitalize that $1,328 a year into price, which is one reason the premium over Amberley is not automatic.
The association insures the buildings; the buyer carries an HO-6 for the interior and liability. Condo unit-owner policies are exempt from Citizens’ flood mandate (Citizens Property Insurance), and the association sits in FEMA Zone X (FEMA NFHL), so flood is not a price factor here; the roof year and window protection are.
The association’s budget, reserve schedule and insurance program sit behind the Frontsteps owner login (Worthington Real Estate files). We found no public record of a special assessment, which is not proof there is none; a seller who has these ready protects the price.
Before you list a Waterford-Worthington Way condo, four things move the number: a wind-mitigation report that documents your windows, the association’s documents pulled from the portal, a decision on furniture, and a launch timed for November. None requires a renovation; each removes a reason for a buyer to discount.
Your price should come from the sales in this association and your plan, not from the Worthington-wide median. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, will pull every recorded sale in your plan and building and send you a range with the reasons. Use the Home Valuation form or call Jesse direct at (239) 898-6072. Buying instead? Call Marc at (239) 287-5873 and see how we represent buyers in Bonita Springs.
A wind-mitigation inspection lists your opening protection. Insurers credit documented features, and the buyer’s quote falls, which supports your price.
Under Section 718.503 you owe your buyer the declaration, bylaws, rules, the latest year-end financial information and the frequently asked questions document (Section 718.503, F.S.). They sit on Frontsteps; pulling them before listing keeps a buyer’s cancellation clock from starting late.
Many Waterford buyers are seasonal and want a turnkey unit, and club rules require rentals to be furnished (Rules and Regulations, rev. Aug. 28, 2025). We value furniture separately so it does not complicate the appraisal.
Listing by late October or early November puts a Waterford-Worthington Way unit in front of the first seasonal buyers. Selling now? Call Jesse direct at (239) 898-6072 or use the Home Valuation form.
Whether to rent or sell a Waterford-Worthington Way condo turns on the club’s leasing limits, the carrying cost and the price trend. Leases must run at least 30 days except in February, at most four a year, furnished, with no pets for tenants, while the owner still carries $19,246 a year in dues.
Leases run at least 30 consecutive days except in February and no more than one year; a home’s club privileges can pass to tenants at most four times a calendar year; the rental packet is due 30 days before occupancy; and the owner pays a $100 master application, a $350 processing fee, a $150 association fee and a $300 to $500 amenities transfer fee (Rental Forms). Renters and guests may not keep pets (Purchaser’s Packet).
While a unit is leased, the owner still pays $6,188 in association dues, $13,058 in master dues and the $1,000 minimum, and the club privileges pass to the tenant. Seasonal rent has to cover that before it covers anything else.
Seasonal and annual rent levels come from MLS rental records, not the county. We price the rent-or-sell question for your own unit from MLS rental records in a call. Call Jesse direct at (239) 898-6072, or start with the Home Valuation form.
Florida’s condo safety laws do not add a cost to a Waterford-Worthington Way condo: the milestone inspection and Structural Integrity Reserve Study apply only to buildings three habitable stories or taller, and all eight buildings are two stories. That clean answer protects value against taller condos elsewhere.
Milestone inspections apply to buildings “three habitable stories or more in height” (Section 553.899, F.S.), and the SIRS applies to buildings “three habitable stories or higher” (Section 718.112, F.S.; DBPR, Condominium Inspections). All 92 cost cards give floor 1 or 2.
Ordinary reserves still apply and may be waived or reduced by owner vote, and a 92-unit association must post official records online (Section 718.111, F.S.). Buyers will ask for the reserve schedule, and a clear answer is worth money.
A free in-person Waterford-Worthington Way valuation, a comparative market analysis walked through your own unit, is the most accurate number you can get short of an appraisal. Jesse McGreevy or Marc Comisar visits, reviews the view, updates, air conditioning and windows, and delivers a written range built on this association’s recorded sales and the current MLS.
An in-person visit catches what no record shows: the kitchen, the lanai, the view from the living room, the state of the air conditioner. We bring the recorded sales for your plan, the active and pending Waterford listings against you, and a net sheet showing what you would keep after commission, Florida documentary stamp tax at $0.70 per $100 of the price (Florida Department of Revenue), title charges and association fees. At the $247,500 median, the stamp tax is $1,732.50.
There is no cost and no obligation. Call Jesse direct at (239) 898-6072, text or call, or request it with the Home Valuation form. If you are buying rather than selling, call Marc at (239) 287-5873 or read how we represent buyers in Bonita Springs.
This valuation guide is one of three. Our guide to selling a Waterford-Worthington Way condo covers the listing plan, marketing and club paperwork. Our guide to buying a condo in Waterford-Worthington Way covers what your buyer will ask. And our Waterford-Worthington Way neighborhood guide covers the buildings, the roofs, the storms and the fee stack in full.
Sellers say McGreevy and Comisar price a unit soundly, bring real expertise and pay attention to detail. Jesse McGreevy is a top-reviewed Waterford-Worthington Way realtor, and so is Marc Comisar: read our verified Google reviews.
★★★★★ “Their recommendation on pricing my unit was sound and proved prescient. I never questioned their integrity and found it easy to rely on their recommendations. I would work with them again in a heartbeat.” Verified Google review
★★★★★ “So knowledgeable! You can tell they truly have a high level of expertise and were incredibly professional from start to finish.” Verified Google review
★★★★★ “Their attention to detail communication and dedication was known the moment we spoke. Would highly recommend.” Verified Google review
The first review above is the one that matters most on a valuation page: an owner who sold a unit on our pricing recommendation and later called it prescient. In a 92-unit association with ten sales in two years, that is the job. We choose the two or three sales that fit your unit, explain why we set aside the ones that do not, including the $100,000 outlier, and give you a range you can defend to a buyer’s agent and an appraiser.

These are the questions Waterford-Worthington Way owners ask about value, answered from Lee County Property Appraiser recorded sales and cost cards, the club’s 2026 fee schedules and Florida statutes. For a number on your own unit, call Jesse at (239) 898-6072.
The 24-month median is $247,500 at $201.41 per heated square foot, across 10 recorded sales from $100,000 to $319,900. Your unit’s value depends on its floor, plan, view and condition; the Home Valuation form on this page gets you a unit-specific range.
$247,500 over the 24 months from September 2024 through August 2026, the mean of the two middle sales of $245,000 and $250,000. The 12-month window held only six sales, too few for a median.
Six sales from September 2025 through August 2026: $250,000, $245,000, $180,000, $265,000, $100,000 and $220,000, for $1,260,000 in total.
$389,000, for an upper three-bedroom end unit in Building 14 in February 2023. The highest of the last 24 months was $319,900 in April 2025.
The 24-month median is $201.41 per heated square foot, against $181.40 at Waterford Amberley Court and $176.74 at Waterford-Cavendish Court on the same plans.
Usually. Upstairs units are larger for the same bedroom count, and the county values an upper interior 2/2 at a median of $211,516 against $167,718 for a ground interior 2/2. Condition still decides: a ground interior 2/2 recorded $265,000 in March 2026.
Upper three-bedroom ends recorded a $344,950 median across 12 sales over 60 months, a window that includes the 2023 peak. The five three-bedroom end sales in the last 24 months ran from $220,000 to $319,900.
Ground-floor two-bedroom interiors recorded a $255,500 median across 10 sales over 60 months. In the last 24 months, two-bedroom sales ran from $100,000 to $265,000, with upstairs units at $235,000 and $250,000.
Buyers generally pay for the fairway, and 68 of 92 units have it. The record also shows lake units selling well, with 9 lake sales over 60 months from $100,000 to $382,500, so we value the specific view, not the label.
Down from the peak. The record is $389,000 in February 2023, and the 24-month median of $247,500 is about 13% below the 60-month median of $285,000, though well above the 2021 median of $175,000.
It depends on when. The 2020 median was $148,500 and 2021’s was $175,000; a unit bought then likely holds a large gain. A unit bought in 2023 or 2024, when sales ran $240,000 to $389,000, may not.
The appraiser’s 2025 market values for the 92 units run from $166,418 to $235,406, median $211,516. Look up your unit on the county’s parcel record; it trails the market and is not an appraisal.
County values are set as of January 1 and follow mass-appraisal rules, so they trail sale prices. The 2025 median of $211,516 sits below the $247,500 24-month sale median.
The cards for Buildings 18 and 19 show an “actual year built” of 2021, as the lake buildings at the other Waterford associations do. No permit explains it; we read it as an appraisal recoding, not new construction.
It sits far below every other sale here since 2021, and we treat it as an outlier. An appraiser or buyer’s agent may see it, so your valuation should answer it with the other nine sales.
An automated estimate averages nearby sales by size and ZIP code and cannot see your floor, view, windows or the 2008 roof. With ten sales in 24 months, one outlier moves it hard. We price from the closest recorded sales and show them.
They are a pricing factor, not a deal-breaker. Waterford-Cavendish Court shares the same 2008 roof era, and Amberley’s is from 2009. Buyers compare them with Wedgewood-Fountain’s 2025 roofs, so documenting the roof plan and reserves helps.
They shape it. At $6,188 a year, the dues run $1,328 above Waterford Amberley Court’s, and a buyer comparing identical plans capitalizes that into price.
No. Both apply to buildings three or more habitable stories tall, and every Waterford-Worthington Way building is two stories. That clean answer protects value against taller condos.
They lower the buyer’s wind-insurance quote when documented on a wind-mitigation report, and that supports price. A 2025 impact-window permit at 13621 Worthington Way shows owners upgrading unit by unit.
Not negatively. The association sits in FEMA Zone X, and condo unit-owner policies are exempt from Citizens’ flood mandate, so flood cost does not come off your price.
Furniture appeals to seasonal and investor buyers, since club rules require rentals to be furnished. We value it separately so it does not complicate the appraisal.
Only where it pays. On a 1994 unit, documented window protection and a newer air conditioner help most; kitchens and baths help presentation. We price both paths before you spend.
With ten sales in 24 months and a $100,000 outlier in the mix, not very. Two ground-floor interiors recorded $180,000 and $265,000 eleven weeks apart; only a unit-level look tells you which one yours is closer to.
The Southwest Florida MLS median is about 190 days on market, from 10 Worthington Way closings in the 24 months to 29 Sep 2026. The county shows that 22 of 36 sales in 60 months recorded between October and May.
In the Southwest Florida MLS, the 10 Worthington Way condos that closed from 29 Sep 2024 to 29 Sep 2026 sold at a median 90.9% of final list price. For your valuation, we pull it plan by plan across the three Waterford associations.
Leases must run at least 30 days except in February, at most four a year, furnished, with no tenant pets, and the owner still carries $19,246 a year in dues. We price both paths for your unit in a call.
At $247,500, documentary stamp tax on the deed is $1,732.50. Commission, title charges, estoppel fees and prorations come off too; we build a net sheet for your likely price.
The club’s 2026 schedule lists the $12,500 capital contribution as due from the new owner. A buyer may ask you to share it; we treat that as a price concession and show the net effect.
Over 24 months, $201.41 a square foot here against $181.40 at Amberley, and a $247,500 median against $221,250. Over 60 months the two were nearly even, so the recent premium is real but not automatic.
No. An appraisal is a licensed appraiser’s opinion for a lender. Our valuation is a pricing recommendation built from recorded sales and the MLS. No figure on this page is an appraisal.
