Jesse McGreevy and Marc Comisar wrote this valuation guide for Waterford-Cavendish Court owners who are thinking about selling. Waterford-Cavendish Court is a 72-unit, two-story condominium association of six buildings on Cavendish Court inside Worthington Country Club, the gated, 799-residence bundled golf community in Bonita Springs, Florida. This page is its home value guide: what each of its four floor plans is worth on the public record, what moves a Cavendish price, and how to get a number for your own unit.

No figure on this page is an appraisal.
A Waterford-Cavendish Court condo is worth what units of its own plan, floor and view have recently sold for, adjusted for condition and the dues story. Over the last 24 months, 11 Cavendish condos recorded qualified sales at a $200,000 median, from $162,000 to $330,000, about $177 per heated square foot.

That median is the starting point, not the answer. The seven sales of the last 12 months, September 2025 through August 2026, all recorded between $180,000 and $225,000, and the county’s own 2025 market values for the 72 units run from $166,824 to $235,975 with a $211,516 median. Where your unit lands depends first on which of the four Waterford plans you own.
Cavendish plan | Floor | Beds / baths | Heated sq ft | Units | 2025 county market value, median | At the $177 24-month median $ per sq ft |
|---|---|---|---|---|---|---|
Ground interior | 1 | 2 / 2 | 1,076 | 24 | $168,286 | about $190,000 |
Upper interior | 2 | 2 / 2 | 1,204 | 24 | $211,516 | about $213,000 |
Ground end | 1 | 3 / 2 | 1,222 | 12 | $211,679 | about $216,000 |
Upper end | 2 | 3 / 2 | 1,312 | 12 | $224,193 | about $232,000 |

McGreevy and Comisar are the best realtor choice for valuing a Waterford-Cavendish Court condo because we value by plan, floor and view inside a 72-unit association, not by ZIP code. We track every recorded Cavendish sale unit by unit, and we say where the public record ends and the MLS begins, so our number shows its work.

We lead Domain Realty Group, the #1 real estate team in Southwest Florida since 2012, Top 1% Real Estate Agents Nationally Since 2008, with over $2.5 billion sold as a team with our Domain Realty Group colleagues and over $900 million in personal sales between Jesse and Marc. Our office is at 24031 S Tamiami Trl #101, Bonita Springs, about 15 minutes from the Worthington gate. As the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate across Southwest Florida, and those sales inform how we read a condo market as small as this one.
Recent Waterford-Cavendish Court record (last 12 months, September 2025 through August 2026): 7 qualified sales recorded by the Lee County Property Appraiser · $1.37 million in dollar volume · high $225,000 for a lake-view ground-floor three-bedroom end unit in March 2026 · low $180,000, recorded three times for golf-view ground-floor two-bedroom interiors. In the last 12 months we tracked every one of those sales against the unit’s cost card. Days on market and sale-to-list ratio exist only in the Southwest Florida MLS, where the 12 Cavendish condos that closed over the last 24 months (29 Sep 2024 to 29 Sep 2026) sold at a median 94.2% of final list price after 103 days on market.

At Cavendish the unit number carries most of the valuation. The first two digits are the building: 20 to 23 face the golf course, 24 and 25 face a lake. The last two are the unit: 01 to 06 are downstairs and 07 to 12 upstairs, with the three-bedroom end units at 01, 06, 07 and 12. So #2401 is a lake-view ground-floor end unit, and #2309 is a golf-view upstairs two-bedroom.
A Waterford-Cavendish Court condo is valued in six steps: plan and floor first, then recent Cavendish sales of that plan, then sister-association sales of the same plan, then view, then the unit’s condition, then the dues and roof file a buyer will read. Each step uses public records you can check yourself.
Every Cavendish building holds the same 12 units: four 1,076-square-foot ground-floor two-bedroom interiors, four 1,204-square-foot upstairs two-bedrooms, two 1,222-square-foot ground-floor three-bedroom ends and two 1,312-square-foot upstairs three-bedroom ends (county cost cards). The plan sets the base.
We start with the first window that holds ten or more Cavendish sales, which today is 24 months, then read the sales of your plan inside it. Five of the last seven sales were ground-floor two-bedroom interiors, so that plan has a deep comparable set; no upstairs three-bedroom end unit has recorded since October 2024.
Waterford Amberley Court and Waterford-Worthington Way use the same four plans, so their sales of your plan widen a thin comparable set. We adjust them for dues and roof age: Amberley’s dues are $4,860 and its roofs date from 2009, Worthington Way’s $6,188 and 2008.
Forty-eight units in Buildings 20 to 23 carry the county’s golf-course view code and 24 units in Buildings 24 and 25 the lake code. We read the specific view from your porch, a fairway, a green or open water, not just the code.
Flooring, kitchen, baths, the air-conditioning system, the water heater and whether the porch is screened or one of the five acrylic-enclosed lanais. At Cavendish price levels, these decide where in the band a unit lands.
A buyer prices the $7,712 dues and the October 2008 roofs into the offer. A unit backed by the association’s budget, reserve schedule and roof information values higher than the same unit with open questions, so we gather them first.
Each Waterford-Cavendish Court floor plan has its own value band. The 1,076-square-foot ground-floor two-bedroom recorded $180,000 to $215,000 in the last 12 months, the upstairs two-bedroom $200,000, and the ground-floor three-bedroom end unit $225,000; the upstairs end unit last recorded $330,000 in October 2024.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales and cost cards, retrieved 26 Sep 2026)
Plan | Last 24 months of recorded Cavendish sales | 2025 county market value, median |
|---|---|---|
Ground-floor two-bedroom interior, 1,076 sq ft | $180,000 (three), $190,000, $215,000 (lake) | $168,286 |
Upstairs two-bedroom interior, 1,204 sq ft | $162,000 (Aug 2025), $200,000 (Feb 2026), $275,000 (Feb 2025) | $211,516 |
Ground-floor three-bedroom end, 1,222 sq ft | $225,000 (lake, Mar 2026), $280,000 (Apr 2025) | $211,679 |
Upstairs three-bedroom end, 1,312 sq ft | $330,000 (Oct 2024) | $224,193 |
The ground-floor two-bedroom interior is Cavendish’s entry-level unit and its most traded: five of the last seven sales. Four golf-view sales recorded at $180,000 to $190,000 and the lake-view sale at $215,000. If you own this plan, your comparables are fresh and your range is tight.
The upstairs two-bedroom is 128 square feet larger than the ground-floor plan, and the county values it about $43,000 higher. Its three recent sales span $162,000 to $275,000, a spread that reflects both the 2025 price decline and condition, so a valuation here leans on the unit walk-through.
The 24 end units have windows on three sides and a third bedroom. Only three end units recorded in 24 months, and the upstairs plan has no sale since October 2024, so we value them from the county’s plan values, the Amberley and Worthington Way end-unit sales and the Cavendish end-unit history.
Price per square foot tells a Waterford-Cavendish Court owner two things: where the association stands against its Worthington neighbors, and how far values have moved. Cavendish’s median was $177 per square foot over 24 months, $192 over 36 months and $229 over 60 months, the lowest of the five Worthington condo associations today.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
The same four plans sold at a $181 median per square foot at Amberley Court and $201 at Worthington Way over the same 24 months. The gap between Worthington Way and Cavendish, $24 a square foot, is about $28,000 on the 1,182-square-foot mean unit.
Cavendish carries the highest dues, $7,712 against $6,188 at Worthington Way and $4,860 at Amberley. The highest dues and the lowest price per square foot appearing together is consistent with carrying cost weighing on price, but no public record proves the link, and a documented reserve can change how a buyer reads the dues.
Waterford-Cavendish Court condos sold seven times in the 12 months from September 2025 through August 2026, for $1,370,000 in total, every sale between $180,000 and $225,000. Seven is under our ten-sale floor for a median, so each sale is listed below with its building, plan and view.

The 11 sales total $2,417,000.
How close to asking a Waterford-Cavendish Court condo sells, and how fast, are MLS measures: county records carry the recorded price and date but not the list price or days on market. The Southwest Florida MLS answers both: across 12 Cavendish closings in the 24 months from 29 Sep 2024 to 29 Sep 2026, the median sale brought 94.2% of final list price after 103 days on market. The 8 closings in the last 12 months came in at 95.1% after 116 days.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
It shows when buyers close. Eight of the 11 Cavendish sales in the last 24 months recorded between October and May, and the three summer sales, in June, July and August, recorded at $215,000, $180,000 and $162,000. A sale that records in February usually went under contract in December or January.
When we value your unit in person, we bring the active and pending Cavendish, Amberley and Worthington Way listings from the MLS, with their asking prices and time on market, and set them beside the recorded sales. Asking prices are a market signal, never a comparable.
Waterford-Cavendish Court values rose sharply from 2019 to 2023 and then gave back much of the gain. The 2019 median was $130,000 across 14 sales, the nine 2023 sales ran from $285,000 to $385,000, and the 24-month median today is $200,000, still about 54% above 2019.

Window ending August 2026 | Qualified sales | Median | Range | Median $ per sq ft |

12 months | 7 | Under 10 sales; listed above | $180,000 to $225,000 | Not stated |
24 months | 11 | $200,000 | $162,000 to $330,000 | $177 |
36 months | 14 | $220,000 (mean of $215,000 and $225,000) | $162,000 to $385,000 | $192 |
60 months | 26 | $282,500 (mean of $280,000 and $285,000) | $69,500 to $385,000 | $229 |
We tracked all 71 qualified Cavendish sales recorded since October 2016 to build this history. The 12 sales of 2021 had a $167,400 median (the mean of $164,900 and $169,900). The four 2022 sales ran from $225,000 to $375,000 and the nine 2023 sales from $285,000 to $385,000, the peak being $385,000 in October 2023. One sale recorded in 2024, at $330,000. The five 2025 sales ran from $162,000 to $280,000 and the five from January through August 2026 from $180,000 to $225,000. The $69,500 low in the 60-month window is a single September 2021 transfer we do not treat as a market price.
The same pattern shows next door: Waterford Amberley Court had a 2022 median of $306,500 and a 24-month median of $221,250 today. Likely reasons, offered as context rather than proven cause, are higher insurance costs since 2022, buyer caution after the 2022 condominium reforms (SB 4-D analysis), and higher dues: Cavendish went from $5,044 in 2024 to $7,712 in 2025.
The county’s value says your Waterford-Cavendish Court condo sits near the recent sale band: the 2025 Lee County Property Appraiser market values for the 72 units run from $166,824 to $235,975 with a $211,516 median, a little above the $200,000 24-month sale median. It is a check, not a price.
Data updated: September 2026 (Lee County Property Appraiser parcel roll and cost cards, retrieved 26 Sep 2026)
Look up your unit on the Lee County Property Appraiser parcel record and compare its market value with the plan medians on this page. The county sets values as of January 1 from mass-appraisal models, so they trail the market and cannot see your updates. A buyer’s lender will order its own appraisal, and neither the lender nor we use the county value to price a sale.
If a portal estimate or an offer sits far below the county value for your plan, ask why. If your own expectation sits far above the top of the county range, $235,975, and far above every recent Cavendish sale, the market is likely to disagree.
Value inside Waterford-Cavendish Court moves on six things: plan and floor, view, porch type, interior condition, the association’s roof and reserve story, and whether the unit is leased. Location on the street matters less than at larger associations, because all six buildings share one cul-de-sac.
Two-thirds of the units face the golf course. In the last 12 months the lake-view ground-floor two-bedroom recorded $215,000 against $180,000 to $190,000 for golf-view units of the same plan; seven sales cannot prove a premium, but a buyer sees it.
Upstairs units are larger and carry higher county values. Some buyers prefer ground-floor access with no stairs; others pay for the upstairs view and privacy. We price for the buyer pool your floor attracts.
Sixty-seven units have screened porches and five have acrylic-enclosed lanais. An enclosed lanai adds usable, air-conditioned-feeling space in a 1,076 to 1,312 square-foot flat and is a scarce feature.
A unit with updated flooring, baths and kitchen sits at the top of the band; an original unit sits at the bottom. The air-conditioning system and water heater age show up in the buyer’s inspection and insurance quote.
Every Cavendish building was re-roofed in tile in October 2008 under City permits 08BOS-TRA01314 to 01319, and no later roof permit was found (City of Bonita Springs permit portal). A documented roof reserve supports value; an unanswered roof question subtracts from it.
A lease in force moves the club privileges to the tenant until it ends. A buyer who wants the unit this season will pay less for a unit they cannot use; an investor may pay more for one with income in place.
Our valuation beats the Zestimate at Waterford-Cavendish Court because an automated estimate cannot see the things that set a Cavendish price: which of the four plans you own, your floor, your view, your porch, the $7,712 dues and the 2008 roofs. We price from recorded Cavendish sales of your plan, and we show every comparable.
Portal estimates average nearby sales by square foot and ZIP code. Cavendish Court also carries Wedgewood-Fountain carriage homes, which sell at about twice a Cavendish price, and estate homes around the corner sell for about four times as much. An estimate that leans on those sales runs high; one that leans on the lowest Waterford sale runs low.
It cannot know that Cavendish has the highest dues in Worthington, that the buildings are two stories so the SIRS question has a clean answer, that the association owns its common elements outright, or that the last seven sales sat in a $45,000 band. A buyer’s agent knows all of it and prices the offer accordingly.
Waterford-Cavendish Court and Waterford Amberley Court sell the same four floor plans, and Amberley holds slightly more value per square foot today, $181 against $177, on dues $2,852 a year lower. Cavendish holds its value on a smaller association, more golf views and a filing record with no gaps.

Cavendish costs $2,852 a year more to carry than Amberley, $28,520 over ten years at 2026 rates. The 24-month median gap is $21,250 in Amberley’s favor. A buyer comparing the two effectively trades a lower Cavendish price for higher dues, and the valuation question is whether the Cavendish dues are building reserves a buyer will credit.
A seller’s likeliest Cavendish buyer wants a quiet cul-de-sac, a golf view and a small association; that buyer pays for what Cavendish has. A buyer who decides by monthly cost will lean to Amberley. Choose to list at Cavendish’s own band, not Amberley’s, and let the listing explain the dues.
Waterford-Cavendish Court benchmarks at the bottom of Worthington’s five condo associations on 24-month median and price per square foot, and at the top on dues. Worthington Way leads the Waterford plans at $201 a square foot, and the Wedgewood carriage homes, larger and with garages, trade near $400,000.

Worthington Way’s sales set a ceiling a Cavendish buyer will not pay past for the same plan, because its dues are lower and its price per square foot higher. Amberley’s sales set the level a Cavendish buyer measures against. Worthington’s community median of $360,000 describes neither, and we do not use it. Each association has its own valuation guide: Waterford Amberley Court, Waterford-Worthington Way and Wedgewood-Fountain.
A Waterford-Cavendish Court buyer prices four costs into an offer: the one-time $12,500 capital contribution and $150 resale application, $20,770 a year in neighborhood and master dues, the $1,000 food and beverage minimum, and the insurance cost of a mid-1990s unit under 2008 roofs.
Data updated: September 2026 (Worthington 2026 Fee Schedule and 2026 HOA Fee Schedule, retrieved 26 Sep 2026)
Cost | 2026 amount | Source |
|---|---|---|
Capital contribution, new owner | $12,500 ($1,306 for an existing Worthington owner) | |
Resale application | $150 | |
Cavendish dues | $1,928 per quarter, $7,712 per year | |
Master dues | $13,058 per year | |
Food and beverage minimum | $1,000 per year | |
Property tax | 12.7970 mills in district 017, tax year 2025 |
The $12,500 capital contribution is more than 6% of a $200,000 price, a larger share than on any other Worthington product. Buyers sometimes ask the seller to share it; treat that as a price concession and value it as one.
A buyer insures the unit on an HO-6 policy while the association insures the building. The street is in FEMA Zone X, and HO-6 policies are exempt from the Citizens flood mandate (Citizens), so flood is not the issue. Roof age, opening protection and the master policy’s deductible are, and the association’s answers move the offer.
Before you list a Waterford-Cavendish Court condo, three things move the number: the association documents you have ready, small updates that show well in a 1,076 to 1,312 square-foot flat, and the month you list. None of them requires a large renovation.
Download the budget, reserve schedule, insurance declarations page and recent minutes from the Frontsteps owner portal, or request them from the HOA office at (239) 495-2278. Under Section 718.503 you must deliver the governing documents and year-end financial information to your buyer anyway (Section 718.503); having them on day one removes the unknowns that lower offers.
Paint, lighting, a deep clean, a tidy screened porch and a serviced air-conditioning system return more at Cavendish price levels than a full kitchen. We walk the unit and tell you which items pay.
Eight of the last 11 sales recorded from October to May. A listing live by early November meets the first seasonal buyers, and a summer listing meets few.
Whether to rent or sell a Waterford-Cavendish Court condo turns on carrying cost and the leasing rules. At 2026 rates the club and association layers alone cost $21,770 a year before tax and insurance, and Worthington caps leasing at four club-privilege transfers a year with a 30-day minimum.
Data updated: September 2026 (Worthington Rental Forms and 2026 Fee Schedule, retrieved 26 Sep 2026)
Leases must run at least 30 consecutive days except in February, and no more than one year; club privileges pass to the tenant and may transfer at most four times a calendar year; rentals must be furnished; and the packet is due at least 30 days before occupancy, with up to 20 days of association review and general manager approval within 7 days (Rental Forms; Rules and Regulations). Tenants may not keep pets.
Each lease carries a $100 master application, a club amenities transfer fee of $300 for one month, $400 for over one and up to three months or $500 for longer, the $150 Cavendish rental association fee and a $350 rental processing fee (2026 Fee Schedule). A three-month seasonal lease therefore carries $1,000 in fees before any vacancy.
Dues and the minimum total $21,770 a year. Property tax adds about $1,280 for each $100,000 of taxable value at 12.7970 mills, plus the HO-6 premium and utilities. A seasonal rental has to clear all of that before it earns, and the owner loses club use while the unit is leased.
Seasonal and annual rent levels come from MLS rental records, not the county, and we run the rent-or-sell numbers for your unit from those records in a call. Call Jesse direct at (239) 898-6072, or start with the Home Valuation form.
A free in-person Waterford-Cavendish Court valuation, a comparative market analysis walked through your own unit, is the most accurate number you can get short of an appraisal. Jesse McGreevy or Marc Comisar visits, reviews the plan, view, porch and updates, and delivers a written range built on Cavendish recorded sales and the current MLS.
An in-person visit catches what no record shows: the kitchen, the porch, the view from the living room, the air conditioner and the water heater. We bring the recorded sales for your plan, the active and pending listings against you, and a net sheet showing what you would keep after commission, Florida documentary stamp tax at $0.70 per $100 of price (Florida Department of Revenue), title charges and estoppel fees. At $200,000, the deed stamps are $1,400.
There is no cost and no obligation. Call Jesse direct at (239) 898-6072, text or call, or request it with the Home Valuation form. The first review above is from a client whose family we have helped list, sell, buy and rent over many years, which is the full set of choices a Cavendish owner faces. The rent-or-sell question on this page is one we answer for that kind of owner with their own numbers: the dues, the leasing rules and the recorded sales of their plan, set side by side before they decide.

The 24-month median is $200,000 across 11 sales, and the last seven sales ran from $180,000 to $225,000. Your plan, floor, view and condition set your number; use the form on this page for a written range.
$200,000 over the 24 months from September 2024 through August 2026, across 11 recorded qualified sales. The 12-month window has seven sales, too few for a median.
About $177 per heated square foot over 24 months, $192 over 36 months and $229 over 60 months.
The 1,076-square-foot ground-floor two-bedroom recorded $180,000 to $215,000 in the last 12 months, with the lake-view sale at the top. Its county value median is $168,286.
The 1,204-square-foot upstairs two-bedroom recorded $200,000 in February 2026. Its county value median is $211,516.
The ground-floor end unit recorded $225,000 in March 2026; the upstairs end unit last recorded $330,000 in October 2024. County value medians are $211,679 and $224,193.
In the last 12 months the lake-view ground-floor two-bedroom recorded $215,000 against $180,000 to $190,000 for golf-view units of the same plan. Seven sales are too few to prove a premium.
The upstairs plans are larger, 1,204 and 1,312 square feet against 1,076 and 1,222, and the county values them higher. Some buyers still prefer ground-floor access.
The last 12 months are flat, every sale between $180,000 and $225,000. Values are below the 2023 peak and about 54% above the 2019 median of $130,000.
The highest qualified sale in the last five years was $385,000 in October 2023. The highest in 24 months was $330,000 in October 2024.
Seven, from September 2025 through August 2026, totaling $1,370,000.
Amberley’s 24-month median is $221,250 at $181 a square foot against Cavendish’s $200,000 at $177, on dues $2,852 a year lower. The dues gap is the likeliest reason, though no record proves it.
The highest dues and the lowest recent price per square foot in Worthington’s condos appear together, which is consistent with dues weighing on price. A documented reserve can offset it.
Look up your folio on the Lee County Property Appraiser site. The 2025 market values for Cavendish units run from $166,824 to $235,975, median $211,516.
No. The county values as of January 1 from mass-appraisal models. It is a check, not a price, and lenders order their own appraisals.
Automated estimates average by square foot and ZIP code and cannot see your plan, floor, view, dues or the 2008 roofs. We price from Cavendish sales of your plan.
Roof age drives the buyer’s insurance quote. A documented roof reserve and the association’s roof plan support value; open questions subtract from it.
No SIRS or milestone inspection is required, because every Cavendish building is two stories. That removes a question that weighs on taller older condos.
At Cavendish price levels, paint, flooring, lighting, a clean porch and a serviced air-conditioning system return more than a full kitchen remodel.
Only five units have acrylic-enclosed lanais, so it is a scarce feature that buyers notice and we price.
Furniture has value to seasonal buyers, but we value it separately in the contract so it does not complicate the buyer’s appraisal.
A tenant holds the club privileges until the lease ends, which deters a buyer who wants the unit now. An investor may value the income.
The club’s 2026 fee schedule lists it as due from the new owner. Any other split is a negotiated price term.
Deed stamps are $1,400; commission, title charges, estoppel fees and prorated dues come off too. Call Jesse at (239) 898-6072 for a net sheet.
It depends on your costs. Dues and the minimum total $21,770 a year, each lease carries about $1,000 in fees for a seasonal term, and leasing is capped at four transfers a year.
County records do not track days on market; in the Southwest Florida MLS, 12 Cavendish closings over the 24 months to 29 Sep 2026 show a median of 103 days. Eight of the last 11 sales recorded from October to May.
Late October or early November, so the unit meets seasonal buyers before the club’s busiest months.
The form starts the conversation; the number comes from us, built on Cavendish sales of your plan, and sharpens after a walk-through.
No. It is a broker’s opinion of market value built on recorded sales. A lender’s appraisal is a separate report.
Nothing. It is free and carries no obligation to list.
Whenever a Cavendish sale records in your plan, or at least once a season. With seven sales a year, each new sale can move your number.
We would say McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, who value Cavendish by plan, floor, view and dues.
