Updated September 2026 · Jesse McGreevy and Marc Comisar, Domain Realty · Values from the Collier County recorded-sale file (county file dated 29 August 2026), pulled 27 September 2026

McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, value Ave Maria homes from the Collier County deed record, sale by sale, and this page explains what an Ave Maria home is worth in 2026: the recorded prices by village and product, how values have moved since 2020, what moves a value up or down in Ave Maria, and how to get a free valuation of your own home.

In the twelve months to August 2026, resold Ave Maria houses closed at a $454,500 median and resold condominiums at $246,000, while builders sold 377 new homes at a $435,000 median. Your home's value sits inside that range according to its village, plan, lot, age, storm protection and flood documents.

To get a number for your own home, use the valuation form on this page or call Jesse direct at (239) 898-6072. If you are ready to sell, see our guide to selling a home in Ave Maria.

What Is My Ave Maria Home Worth in 2026?

An Ave Maria home is worth what comparable homes in its own village have recorded for recently, adjusted for plan, lot, age and condition, and tested against the builders' current prices for similar new homes. In the last twelve months that meant a $454,500 median for a resold house and $246,000 for a resold condominium, per the Collier County deed record.

Recorded resale values by village, last twelve months

Village and product Resales Median resale price
The National, single-family homes 14 $665,000
Maple Ridge, core sections 27 $550,000
Avalon Park 11 $538,000
Hampton Village 5 $440,000
Del Webb Naples, houses and villas 43 $425,000
Emerson Park 6 $392,450
Maple Ridge, Silverwood section 12 $357,700
Maple Ridge, Coquina section 6 $337,500
The National, condominiums 44 $245,000
All resold houses 126 $454,500
All resold condominiums 49 $246,000

Recorded values by the age of the home

Year built Resold houses Median resale price
2005 to 2012 8 $442,500
2013 to 2017 37 $495,000
2018 to 2021 27 $365,000
2022 and newer 54 $549,000

Source: Collier County recorded resales of houses, last twelve months. The 2018 to 2021 group is weighted toward smaller Silverwood and Coquina homes, which is why its median is lower; age alone does not set value in Ave Maria.

What a builder would charge for a similar home

Builders' current base prices set a ceiling for most resales: Pulte's Gatherpoint from $279,990, Lennar's Gatherpoint from $297,999, Del Webb Naples from $299,990, and CC Homes' Maple Ridge collections from $334,990 to $674,990, per builder sites on September 26, 2026. A new home's final price adds the lot premium and options, and its effective price subtracts any incentive.

Key Takeaways

These are the ten facts an Ave Maria owner should know about home values in September 2026, each drawn from the Collier County deed record or a state, federal, district or builder source.

  • Resale house median: $454,500 and resale condo median: $246,000 in the twelve months to August 2026.
  • Village matters most. Resold house medians ranged from $337,500 in Coquina to $665,000 for The National's single-family homes.
  • Values rose, then eased. The resale house median went from $290,000 in 2020 to $525,000 in 2024, then $486,300 in 2025 and $472,000 in 2026 through mid-August.
  • Builders set the ceiling. Two of every three Ave Maria sales in the last year were builder-direct, at a $435,000 median.
  • Supply is high. NABOR's July 2026 report showed 9.3 months of single-family supply in the Immokalee and Ave Maria area.
  • Sellers still get close to list. Sellers who sold received 97.5 percent of list price in July 2026, per NABOR.
  • Online estimates struggle here. ZIP code 34142 includes Immokalee, and many builder sales never reach the MLS.
  • Just value is not market value. The Property Appraiser's just value is a mass-appraisal figure from the prior January 1, not a sale price.
  • Flood documents move value. A map amendment or strong elevation certificate on a Zone AH address widens your buyer pool.
  • The district assessment matters to buyers. It runs $1,616.98 to $2,531.25 for a single-family home in 2025-2026, depending on your bond series.

How Do I Get a Free Ave Maria Home Valuation?

Get a free Ave Maria home valuation by entering your address in the valuation form on this page, calling Jesse direct at (239) 898-6072, or booking a walk-through. We send a value built from the recorded resales and builder sales in your own village, not a ZIP-wide estimate, with a range the same day and a full pricing file after we see the home.

What we need from you

Your address, your builder and plan name if you know them, the year and material of your roof, any upgrades with dates, whether you have impact glass or shutters, a pool, a generator, your view and lot, your association, and any elevation certificate or map amendment. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, prepare every valuation personally.

What you get back

  • A value range built from recorded resales of homes like yours in your village.
  • The builders' current price for your plan or the closest plan, after lot premiums, options and incentives.
  • The active competition a buyer would compare with your home today.
  • The flood, district and association facts a buyer will ask about, and how they affect your price.

No obligation

A valuation is not a listing agreement. Many owners ask us for a value for refinancing, insurance, estate planning or simply to know. Why Does an Online Estimate Miss Ave Maria Home Values?

Online estimates miss in Ave Maria because ZIP code 34142 also covers Immokalee, because many builder sales never reach the MLS, because the county's recorded square footage understates living area in some plats, and because they cannot see a lot view, impact glass, a map amendment or the bond series behind a home's district assessment.

The ZIP code problem

NABOR reports the Immokalee and Ave Maria area together as ZIP 34142. In July 2026 that area's all-property median was $345,000, while the single-family median was $419,000, and Ave Maria's own recorded resale house median over the last year was $454,500. An estimate trained on the whole ZIP blends very different markets.

The builder problem

Two of every three Ave Maria sales in the last twelve months were builder-direct, and many builder closings are not entered on the MLS. A model that reads only MLS closings sees a thinner, older set of comparables than a buyer sees.

The square-footage problem

The county roll records less than the full living area for some Ave Maria plats, which makes an automated price-per-square-foot comparison unreliable. We measure from the builder's plan or the home itself.

What an estimate cannot see

A lake or preserve view, a corner or pie-shaped lot, impact glass, a summer kitchen, a pool, a newer roof, a golf membership that conveys, a paid-off district bond, or a Letter of Map Amendment on a Zone AH address. Each can move an Ave Maria home's value by thousands of dollars.

How Do We Value an Ave Maria Home?

We value an Ave Maria home in four steps: pull every recorded resale and builder sale of comparable homes in your village from the county deed record, adjust each for plan, lot, age, condition and upgrades, compare the result with the builders' current prices and incentives, and check it against the homes a buyer could tour today. The value is the one that survives all four.

Step 1: the recorded sales

We start from the Collier County deed record, not an MLS search alone, so the builder closings in your village are included. For each comparable we note the date, price, plan, lot and whether it was a builder's first sale or a resale.

Step 2: the adjustments

Feature How it moves value in Ave Maria
Lake, preserve or golf view Builders charge lot premiums for views; resales earn them too
Pool and outdoor kitchen A costly builder option; adds value for family and seasonal buyers
Impact glass throughout Removes shutters and lowers insurance
Roof age Insurers scrutinize older roofs; a newer roof widens the buyer pool
Plan and bedroom count A three-car garage or a fourth bedroom is priced by the market in each village
Condition and finishes Upgraded kitchens and flooring compete with a builder's model
Map amendment on a Zone AH address Removes the lender's flood requirement for a financed buyer
Bond series on the district assessment A lower debt line is a real saving to a buyer

Step 3: the builder test

We price the builder's closest plan in your village, add the lot premium and the options your home already has, subtract the incentive the builder is offering this month, and compare. A resale priced above that number sits; a resale priced at or below it, with its landscaping and finished street, sells.

Step 4: the competition test

We list the homes a buyer could tour this week in your price range, resale and new, and check that your value holds against them.

Are Ave Maria Home Values Rising or Falling?

Ave Maria home values rose sharply from 2020 to 2024 and have eased since: the Collier County deed record shows the resale house median at $290,000 in 2020, $525,000 in 2024, $486,300 in 2025 and $472,000 in 2026 through mid-August. NABOR's single-family median for the Immokalee and Ave Maria area was flat year over year in July 2026 at $419,000.

Year Resold houses Median resale house price All qualified sales Median, all sales
2016 39 $252,000 355 $277,500
2017 49 $257,000 383 $284,700
2018 71 $270,000 303 $293,600
2019 82 $294,500 332 $306,100
2020 152 $290,000 403 $302,000
2021 239 $356,000 705 $347,000
2022 152 $439,950 750 $426,700
2023 152 $460,000 918 $474,050
2024 119 $525,000 868 $461,800
2025 159 $486,300 738 $430,200
2026, through 17 August 92 $472,000 370 $400,650

Source: Collier County recorded sales, qualified improved sales in Ave Maria's plats. The all-sales median includes new condominiums, which have pulled it down in 2025 and 2026. Data updated: September 2026.

What changed in 2025 and 2026

Three things eased Ave Maria prices after 2024: mortgage rates near 7 percent, high insurance costs across Florida, and heavy builder competition with incentives on move-in-ready homes. At the same time new condominium closings at The National pulled the all-sales median lower, even where house values held.

What to expect next

We do not forecast prices. What we watch: mortgage rates, the builders' inventory and incentives, NABOR's months of supply for the area, the new school's effect on family demand, and the pace of the approved expansion.

What Moves an Ave Maria Home's Value Up or Down?

An Ave Maria home's value moves up with a sought-after village, a water or preserve view, a pool, impact glass, a newer roof and a map amendment out of Zone AH; it moves down with an interior lot, an older roof, deferred maintenance, a higher district debt line and a builder offering a similar new plan nearby with a large incentive.

What raises value

  • Being in a sold-out village where a buyer cannot buy new, such as Avalon Park.
  • A view lot, a larger lot or a private preserve setting.
  • Upgrades a builder would charge for: pool, summer kitchen, extended lanai, impact glass, generator, upgraded kitchen.
  • Walkability to the town center, the school or a clubhouse.
  • A documented map amendment or elevation certificate.

What lowers value

  • A builder selling the same plan nearby with an incentive.
  • An older roof or air conditioning system near the end of its life.
  • Open association violations or deferred maintenance.
  • A home that shows its age next to a builder's model.

Is the Property Appraiser's Just Value the Same as Market Value?

No. The Collier County Property Appraiser's just value is a mass-appraisal estimate as of January 1 of the tax year, used to calculate taxes, and it often lags the market; your assessed value can be far lower under Save Our Homes. Market value is what a buyer pays today, set by recorded sales of comparable homes.

How the three numbers differ

Number What it is Who sets it
Just value Mass-appraisal value as of January 1 Collier County Property Appraiser
Assessed value Just value limited by Save Our Homes or the 10 percent cap Property Appraiser, by statute
Market value What a buyer pays today The market, measured by recorded sales

Why it matters when you sell

A buyer's tax bill resets to market value the January after closing, so your low assessed value does not transfer. We show a buyer the likely new tax and district bill so the price is not a surprise at closing.

How Do Flood Zones, Insurance and the District Assessment Affect What My Home Is Worth?

Flood zones, insurance costs and the Stewardship District assessment each change what a buyer can afford: a Zone AH address without a map amendment adds flood insurance for a financed buyer, a high insurance quote lowers the payment a buyer can carry, and a higher district debt line adds to the annual cost. Clear documents narrow each discount.

The flood map

FEMA's effective panels for Ave Maria date from May 16, 2012, and 15 of 25 addresses we checked across Maple Ridge, Del Webb Naples and Avalon Park mapped in Zone AH. A Letter of Map Amendment or Letter of Map Revision based on Fill removes the lender's requirement, and an elevation certificate lets a buyer price flood coverage accurately. Unincorporated Collier County's Community Rating System Class 5 gives every flood policy a 25 percent discount.

Insurance

Collier County's average homeowners premium including wind was $5,534 in state data as of March 31, 2026. A newer Ave Maria home with impact glass and a current wind-mitigation report often quotes below that, and a lower quote supports a higher price.

The district assessment

Every Ave Maria home pays the Stewardship District on its tax bill, $1,616.98 to $2,531.25 a year for a single-family home in 2025-2026, depending on the bond series. Two otherwise identical homes can differ by several hundred dollars a year, and buyers notice.

What Are Ave Maria Condominium and Coach Home Values?

Resold Ave Maria condominiums closed at a $246,000 median in the twelve months to August 2026, most of them at The National, where condominium resales closed at $245,000. Size moves condo values most: units under 1,200 recorded square feet closed near $230,000, 1,200 to 1,500 near $268,000, and larger units near $351,000.

Condo values by size, last twelve months

Recorded size Resales Median resale price
Under 1,200 square feet 17 $230,000
1,200 to 1,500 square feet 22 $268,250
Over 1,500 square feet 10 $350,950

Source: Collier County recorded resales of condominium units in Ave Maria's plats. Recorded square footage is from the county roll.

What moves a condo's value

  • The building's finances. A buyer and a lender read the association's budget, reserves and any special assessment. Florida's condominium safety laws require milestone inspections and structural integrity reserve studies for buildings three stories or taller, which covers The National's Terrace buildings.
  • Floor and view. An upper-floor unit with a golf or lake view sells above a ground-floor interior unit.
  • Builder competition. Lennar was still selling Terrace condominiums from $256,862 at The National in September 2026, so a resale Terrace unit competes directly with a new one.
  • Furnished or not. Seasonal buyers often prefer a furnished unit.

Coach homes

The National's coach homes are two-story attached homes sold as condominiums, and Lennar was selling them from $349,999 in September 2026. Their resale value sits between the Terrace condominiums and the single-family homes, and a buyer weighs the coach home's garage and private entry against a condo's lower price.

How Do Builder Incentives Change What My Home Is Worth?

Builder incentives lower a new home's effective price, and a resale buyer compares your price with that effective price, not the builder's list. When builders advertise large incentives on move-in-ready homes, as they did in late September 2026, resale values in the same village face more pressure until that inventory sells.

What the builders were offering

On September 26, 2026, Pulte advertised up to $17,000 off select move-in-ready Gatherpoint homes through September 28, Del Webb advertised up to $90,000 off select move-in-ready Del Webb Naples homes through the same date, and CC Homes advertised a Tesla Model 3 with a Maple Ridge contract from August 15 to September 30. Builders also advertise reduced rates through affiliated lenders.

How we account for them

We price the builder's closest plan to yours at its current list, add the lot premium and options your home already has, and subtract the incentive a buyer could claim. That effective price, not the brochure price, is what your value has to beat. When an incentive expires, we update the comparison.

When incentives matter less

In a sold-out village, such as Avalon Park, there is no new home to discount, so incentives elsewhere matter less to your value. For a home with upgrades a builder would charge for, the builder's incentive often does not cover the gap.

How Do Ave Maria Home Values Compare With Nearby Markets?

Ave Maria's resale house median of $454,500 over the last twelve months sits well below Collier County's single-family median of $760,000 for August 2026 and the whole Naples market's $590,000 median for July 2026. That gap is the town's main appeal to buyers and the reason most of its buyers come from somewhere more expensive.

Market Median Period Source
Ave Maria, resold houses $454,500 12 months to August 2026 Collier County recorded sales
Ave Maria, resold condominiums $246,000 12 months to August 2026 Collier County recorded sales
Immokalee and Ave Maria area, single-family $419,000 July 2026 NABOR
Naples market, all property types $590,000 July 2026 NABOR
Collier County, single-family $760,000 August 2026 Florida Realtors
Collier County, condos and townhouses $429,500 August 2026 Florida Realtors

What that means for your buyer pool

Ave Maria buyers often come from coastal Naples and from out of state for more house per dollar and a newer home. Pricing your home clearly against both the builders and the coastal alternative is how we reach those buyers.

Frequently Asked Questions, Ave Maria Home Value Edition

These are the questions Ave Maria owners ask us most about value, answered from the county deed record, builder and district documents, and Florida law. For a number on your own home, call Jesse direct at (239) 898-6072.

What is the average home value in Ave Maria?

In the twelve months to August 2026 the Collier County deed record shows a $454,500 median for resold houses and $246,000 for resold condominiums. The Census Bureau's 2020-2024 survey put the median value of owner-occupied homes at $459,200.

How much is my Ave Maria home worth?

It depends on your village, plan, lot and condition. Resold house medians ranged from $337,500 in Coquina to $665,000 for The National's single-family homes. Use the valuation form on this page for your own number.

Have Ave Maria home values gone down?

They have eased from the 2024 peak: the resale house median was $525,000 in 2024, $486,300 in 2025 and $472,000 in 2026 through mid-August. They remain well above 2020's $290,000.

How much have Ave Maria homes appreciated since 2020?

The resale house median rose from $290,000 in 2020 to $454,500 over the last twelve months, about 57 percent, per the county record.

Is my Zestimate accurate in Ave Maria?

Often not. ZIP 34142 includes Immokalee, many builder sales never reach the MLS, and the county's recorded square footage understates living area in some plats, all of which confuse automated models.

Why is my home worth less than what the builder is charging?

A builder's price includes a new home's warranty and current features, but a resale has landscaping, upgrades and a finished street. We compare your home with the builder's closest plan after the builder's incentive, not its list price.

Can my resale be worth more than a new home?

Yes, when it has a better lot, a pool and upgrades a builder would charge for, or when it is in a sold-out village where no new home is available.

What is my Del Webb Naples home worth?

Resold Del Webb Naples houses and villas closed at a $425,000 median in the last twelve months. Plan, lot and golf-membership status move each home from there.

What is my Maple Ridge home worth?

It depends on the section: core Maple Ridge resales closed at a $550,000 median, Silverwood at $357,700 and Coquina at $337,500 in the last twelve months.

What is my Avalon Park home worth?

Avalon Park's 11 resales in the last twelve months closed at a $538,000 median, and with Pulte sold out there, resales are the only way in.

What is my home at The National worth?

Single-family resales at The National closed at a $665,000 median and its condominiums at $245,000 in the last twelve months.

What is my Emerson Park or Hampton Village home worth?

Emerson Park's six resales closed at a $392,450 median and Hampton Village's five at $440,000 in the last twelve months; with so few sales we value each home individually.

Does a pool add value in Ave Maria?

Usually. A pool is an expensive builder option, and family and seasonal buyers pay for one; the recorded sales in your village show how much.

Does a lake view add value in Ave Maria?

Yes. Builders charge lot premiums for water and preserve views, and resales earn a premium too.

Does impact glass add value?

It lowers insurance, removes the need for shutters and makes a resale compete better with a new home, all of which support price.

Does the district assessment affect my home's value?

Yes, at the margin. A buyer weighs the annual district line, $1,616.98 to $2,531.25 for a single-family home in 2025-2026, alongside the price.

Does being in Zone AH lower my home's value?

It can, for a financed buyer who must carry flood insurance. A map amendment or strong elevation certificate usually narrows or removes that discount.

What is the difference between just value and market value?

Just value is the Property Appraiser's January 1 mass-appraisal figure for taxes; market value is what a buyer pays now, set by recorded sales.

Will my taxes go up if I sell for more than just value?

Your buyer's assessment resets to market value the January after closing; your own taxes end at the sale, prorated at closing.

How often should I check my home's value?

Once a year is enough for most owners, and before any refinance, insurance review or sale decision. We will update your valuation whenever you ask.

Do you charge for a home valuation?

No. A valuation is free and carries no obligation to list.

How accurate is your valuation?

It is built from recorded sales in your village and a walk-through, and tested against the builders' prices and the active competition. A market is never exact, so we give a range and explain it.

Can you value my home without visiting?

Yes, as a range from recorded sales and what you tell us. A walk-through narrows the range because it captures condition and upgrades.

How do builder incentives affect my value?

They lower a new home's effective price, which is what your buyer compares with. When incentives are large, resale prices face more pressure.

Will the new school raise home values?

Ave Maria Elementary opened on August 11, 2026. A public elementary in town widens the family buyer pool, which supports demand for family villages over time.

Will the approved expansion lower values?

It adds new-home supply over years, which competes with resales, and it also brings the school, retail and hospital that attract buyers.

What does an appraiser look at?

Recorded sales of comparable homes, usually within the last six months and nearby, adjusted for differences. We give the appraiser the sales we priced from.

Can I appeal my property tax assessment?

Yes. A petition to the Collier County Value Adjustment Board is due within 25 days after the Property Appraiser mails the notice of proposed property taxes, usually in August.
