Updated September 2026 · Jesse McGreevy and Marc Comisar, Domain Realty

Jesse McGreevy and Marc Comisar wrote this valuation guide for owners of the Estate Homes at Worthington, the 127 detached, one-story golf and lake homes of Single Family Homes Associations I and II inside Worthington Country Club, the 799-residence bundled golf community in Bonita Springs, Florida. It covers what Estate Homes have recorded on the public record, what moves a price between one Estate Home and the next, and how to get a number for your own.

Use the Home Valuation form at the top of this page for a free valuation in 60 seconds, or call Jesse direct at (239) 898-6072, text or call. Every figure below comes from Lee County Property Appraiser recorded qualified sales and parcel records, the club’s 2026 fee schedules and state filings, and every figure names its window. No figure on this page is an appraisal.

What Is My Worthington Estate Home Worth?

A Worthington Estate Home is worth what comparable Estate Homes have recently recorded, adjusted for association, size, pool, view, roof and condition. Over the 24 months to August 2026, 18 Estate Homes recorded qualified sales at a $787,500 median, the mean of $775,000 and $800,000, or about $348 per heated square foot.

Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales and parcel roll, retrieved 26 Sep 2026)

That median is a starting point, not your answer. The same 18 sales ran from $580,000 to $975,000, a spread of almost $400,000 across homes that mostly measure 2,000 to 2,500 square feet. The spread is the reason a valuation has to look at your house, not the neighborhood average.

Where the public record ends

We tracked every Estate Home sale in that window parcel by parcel. The county records the deed price and the parcel’s characteristics. It does not record the list price, the days on market, seller credits, or whether the kitchen was redone. Those come from the Southwest Florida MLS and from walking the house. In the Southwest Florida MLS, the 16 Estate Homes that closed over the last 24 months (29 Sep 2024 to 29 Sep 2026) sold at a median 90.8% of final list price after a median of 109 days on market; your own valuation shows those figures for the comparables on your plan and street.

Why McGreevy and Comisar Are the Best Realtor for Valuing Your Estate Home

McGreevy and Comisar are the best realtor choice for valuing a Worthington Estate Home because we value it against the 127 Estate Homes only, sale by sale, not against Worthington’s condo-weighted community median of $360,000. Jesse McGreevy and Marc Comisar are Top 1% Real Estate Agents Nationally Since 2008.

Key Takeaways on Worthington Estate Home Values

Worthington Estate Home values come down to eight points an owner should know before asking for a number, each drawn from recorded sales, the county roll or the club’s 2026 documents.

  • A $787,500 24-month median across 18 qualified sales, the mean of $775,000 and $800,000, at about $348 per heated square foot.
  • Seven sales in 12 months, from $580,000 to $945,000, too few for a 12-month median, so each is listed below.
  • Values nearly doubled from 2020 to 2025, from a $446,250 median to $800,000, then softened: three of four 2026 sales through August recorded at $700,000 or less.
  • Price per square foot held steadier, about $348 over 24 months against $353 over 60 months.
  • The county’s median just value is $646,654, and recorded sales over 24 months ran about 22% above it.
  • Pools, bedrooms and roofs move value most. 112 of 127 homes have a pool, only 10 have four bedrooms, and every home but one was built from 1990 to 1995.
  • Your buyer will price in $16,178 to $16,478 a year in 2026 master plus neighborhood dues and a $12,500 capital contribution.
  • Estate Homes hold a premium over the Worthington Villas of about $48 a square foot over 24 months, $348 against $300.

How Do You Get a Free Estate Home Valuation in 60 Seconds?

You get a free Worthington Estate Home valuation in 60 seconds by entering your address in the Home Valuation form at the top of this page, then adding your name and how soon you might sell. Jesse McGreevy follows up personally with a range built on recorded Estate Home sales, usually the same day.

Request a free Estate Home valuation in 60 seconds

The Estate Homes’ 24-month sales ran from $580,000 to $975,000, so an automated number can miss by a lot. Use the Estate Home Valuation form or call Jesse direct at (239) 898-6072. Tell us your association, your roof year, whether you have a pool and what you have updated, and the first number you get back will already reflect them.

How Is a Worthington Estate Home Actually Valued?

A Worthington Estate Home is valued in eight steps: confirm the association and street, pull the Estate Home sales in a window with at least ten, match the plan and heated area, adjust for pool, view, roof and wind protection, and condition, then check the county just value and the live market before setting a range.

Step one: confirm the association and street

The 127 Estate Homes are two associations. Single Family I is 70 homes on Bridgeford Avenue, numbers 13000 to 13390. Single Family II is 57 homes on Tonbridge Court, Rochester Court and two lots at 13771 and 13781 Southampton Drive. Bridgeford Avenue numbers from 13400 up are villas, which is the most common address mistake in automated estimates.

Step two: pull a window with ten or more sales

The 12-month window has 7 Estate Home sales, too few for a meaningful median. The first window with ten or more is 24 months, with 18 sales. We read the 36-month window too, 27 sales at $800,000, to see whether the latest sales are a trend or a few unusual houses.

Step three: match the plan and heated area

Estate Homes run from 1,872 to 3,416 heated square feet, with 61 of the 127 between 2,000 and 2,249. We compare your home first with sales within about 250 square feet of it and with the same bedroom count, then widen.

Step four: adjust for a pool

A private pool is standard in the Estate Homes, so the adjustment runs the other way: a home without one gives something up against its neighbors. Fifteen of the 127 homes have no pool on the certified roll.

Step five: adjust for view and lot

The county codes 99 lots as golf frontage and 28 as lake. Within each group the view varies, from a long fairway to the side of a tee, and the largest lots are pie-shaped cul-de-sac lots of up to 0.42 acres. We price the view from your lanai and the usable yard, not the code.

Step six: adjust for roof age and wind protection

A roof replaced under a Florida Building Code edition after 2002 usually earns better wind-mitigation credits than original construction (Florida Building Code effective dates, retrieved 26 Sep 2026). A recent roof permit, impact windows or rated shutters, and documented roof-to-wall connections lower the buyer’s insurance, and buyers pay for that.

Step seven: adjust for condition and updates

The 24-month Estate Home sales span $580,000 to $975,000 on homes that mostly measure 2,000 to 2,500 square feet, and the county record cannot show which were updated. Kitchens, baths, flooring, air conditioning and pool equipment are where we look first; we ask for the year and scope of each update and weigh it against what the comparable homes had.

Step eight: check just value and the live market

The county’s just value is a cross-check, not the answer; recorded sales over 24 months ran about 22% above the median just value. Then we compare your range with the active and pending Estate Home listings in the MLS, because a buyer shopping today will see those, not last year’s sales.

What Are Estate Homes Worth by Association, Street and Frontage?

Estate Home values differ by association and street because the homes differ. Single Family II, on Tonbridge and Rochester Courts, has larger homes and a 96% pool rate and recorded 10 sales over 24 months at a $787,500 median; Single Family I, on Bridgeford Avenue, recorded 7, too few for a median.

Bridgeford Avenue, Single Family I

Bridgeford Avenue is the original 1990 phase, built mostly from 1991 to 1994, on plat Blocks 1 and 2. Its 70 homes have a 2,202 square foot median and a 19-lake, 51-golf frontage split, with the lake lots around Lakes 1, 3, 5 and 6. With 7 sales in 24 months, we value a Bridgeford Avenue home from those individual sales and from the wider Estate Home record.

Tonbridge Court, Single Family II

Tonbridge Court’s 36 homes, plus the two Southampton Drive lots at its mouth, are all golf-frontage lots on plat Block 10, built mostly from 1993 to 1995. Recent Tonbridge Court sales include $900,000 in October 2025 and $700,000 in July 2026, which is the spread condition and plan create on one street.

Rochester Court, Single Family II

Rochester Court’s 19 homes on Block 7 sit near the clubhouse, with 9 lake lots beside Lakes 12 and 13 and 10 golf lots. Three of the six Estate Home sales matched to a street in the last 12 months were on Rochester Court: $580,000, $900,000 and $945,000. Three of the seven Estate Homes of 3,000 square feet or more are on this cul-de-sac.

Golf or lake

Over 24 months the golf-frontage median was $775,000 and the lake sales ran from $580,000 to $945,000. The county’s median just value is higher for golf lots, $657,794 against $607,279, but the recorded sales do not show a dependable premium either way. Some lake lots look across the water to a fairway, which is worth more than the frontage code suggests.

What Does Price per Square Foot Tell You About an Estate Home?

Price per square foot tells you where an Estate Home sits against its neighbors once size is taken out: about $348 per heated square foot over 24 months, $360 over 36 months and $353 over 60 months. It is a check on a valuation, not the valuation, because updates and view move it by $100 or more.

Price per square foot is each sale price divided by the home’s heated area on the county roll, then the median of those ratios (LeePA parcel roll, retrieved 26 Sep 2026). We do not state a 12-month figure because 7 sales is too few.

A worked example

At the 2,225 square foot median heated area and the $348 24-month median rate, rough arithmetic gives about $774,000, close to the $787,500 median sale. For a 2,600 square foot Single Family II home, the same rate gives about $905,000. Neither is a valuation; both show why a larger, updated home can clear $900,000 while a smaller original-condition home sits nearer $600,000.

Where price per square foot misleads

Heated area on the county roll excludes the lanai, pool and garage, and the median Estate Home carries 4,313 square feet under roof. A home with a big screened lanai and pool deck can look expensive per heated foot and still be good value. A two-bedroom home counted without its den can look cheap. We read the plan, not only the ratio.

What Have Estate Homes Sold For in the Last 12 Months?

Worthington Estate Homes recorded 7 qualified sales in the 12 months from September 2025 through August 2026, totaling $5,305,000 and ranging from $580,000 to $945,000. With fewer than ten sales we list each one rather than quote a median, and we match each to its street and frontage where the county roll allows.

What these seven sales say

The seven sales split into two groups. Three recorded at $900,000 or more between October 2025 and March 2026, in season. Four recorded between $580,000 and $700,000, three of them after April. Some of that is calendar, and some is the houses: without MLS remarks and photos, the county record cannot show which homes were updated. We fill that gap for your valuation from the MLS.

How Close to Asking Do Estate Homes Sell, and How Fast?

How close to asking Worthington Estate Homes sell, and how fast, are MLS measures, and the county record does not carry list prices or days on market. Here are those Southwest Florida MLS figures: over the last 24 months (closings 29 Sep 2024 to 29 Sep 2026), the 16 Estate Homes sold through the MLS closed at a median 90.8% of their final list price after a median of 109 days on market. The 12-month window holds only 4 MLS closings (median 102 days, 91.5%), too few to lean on alone, so we use the wider window.

Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)

What the county record does show

It shows when sales recorded. Fifteen of the 18 Estate Home sales in the 24 months to August 2026 recorded between October and May, which is when most buyers are in Bonita Springs. A sale that records in February usually went under contract in December or January, so a listing live by early November meets the season’s first buyers.

What we add for your home

For your own valuation, we pull the MLS list-to-sale history and days on market for the Estate Home sales we use as comparables, and we show them to you next to the recorded prices. Call Jesse direct at (239) 898-6072 or use the Estate Home Valuation form.

How Have Estate Home Values Changed Over Time?

Worthington Estate Home values rose sharply from 2020 to 2022, peaked with two $1,100,000 sales in 2024, and have softened in 2026. The calendar-year median went from $446,250 in 2020 to $800,000 in 2025, about 79% higher, while three of the four 2026 sales through August recorded at $700,000 or less.

The ten-year view

Over the ten years to August 2026, 92 Estate Homes recorded qualified sales at a $606,000 median, the mean of $605,000 and $607,000, and about $263 a square foot. Over 60 months, 48 sales recorded at $780,000, the mean of $775,000 and $785,000. Most of the gain came in 2021 and 2022; values since have moved sideways on a per-square-foot basis.

Why the Estate Homes held up better than the condos

Several Worthington condominium associations are recording well below their levels of three to five years ago, while the Estate Homes are not. The Estate Homes are single-family homes under Chapter 720, outside Florida’s post-2022 condominium reserve and inspection reforms, and their neighborhood dues rose only 2.6% and 5.2% for 2026. We offer that as context, not a measured cause.

What Does the County’s Just Value Say About Your Estate Home?

The Lee County Property Appraiser’s just value for Worthington Estate Homes runs from $529,716 to $1,003,244 on the September 2026 roll, with a $646,654 median. It is the county’s mass-appraisal estimate for tax purposes, and recorded Estate Home sales over 24 months ran about 22% above that median.

Data updated: September 2026 (Lee County Property Appraiser parcel roll, retrieved 26 Sep 2026)

Just value is not market value

Just value is set from a statistical model as of 1 January each year, applied to every parcel. It lags the market and cannot see inside the house. Use yours as a floor-to-middle reference: if your just value is above the Estate Home median, your home is larger or better placed than most; it does not tell you what a buyer will pay.

Assessed value and your tax bill

On the September 2026 roll, 67 of the 127 Estate Homes carry an assessed value at least 10% below just value, the pattern Florida’s annual assessment caps produce over years of ownership. The median Estate Home’s taxable value is $557,366. Your buyer’s assessment resets at purchase, which is a cost they will price into an offer.

How we use it in your valuation

We compare the just value of each comparable sale with its recorded price, then apply that ratio to your home’s just value as a cross-check on the comparable-sales range. When the two approaches disagree, the house itself, not the model, decides which one we trust.

What Moves Value Inside the Estate Homes?

Inside the Estate Homes, value moves most with the pool, the bedroom count and heated area, the view from the lanai, the roof and windows, and the condition of kitchens, baths and systems. Association, street and lot shape come next. Each is visible in the county roll or the recorded sales.

A private pool

With 112 of 127 homes carrying a pool, 88%, the pool is expected. The 15 homes without one are valued against the best villas as much as against other Estate Homes, and the ARC criteria that limit a new pool to 3 feet beyond the home’s width, with 10-foot side and rear setbacks and 25 feet from a lake, decide whether a buyer can add one (ARC Criteria, Criterion 1, retrieved 26 Sep 2026).

Bedrooms and baths

Sixty-three homes are three-bedroom, two-bath plans and 28 are two-bedroom, two-bath. Only 10 have four bedrooms, and 36 have more than two baths. The county counts only rooms it classes as bedrooms, so a two-plus-den plan appears as two bedrooms, and we correct for that.

The lot and the cul-de-sac

The median lot is 10,250 square feet, and the largest are pie-shaped cul-de-sac lots up to 0.42 acres. A bigger rear yard on a golf lot, with room for a pool deck or garden, is worth more to most buyers than the same house on a standard 79 by 125 foot lot.

Roof, windows and the insurance quote

Every Estate Home but one predates the 2002 Florida Building Code, and the homes sit in a 160 mph design-wind region (LeePA wind design layer, retrieved 26 Sep 2026). A buyer’s premium turns on roof age, roof-to-wall connections and opening protection, and a re-roof must match the existing tile’s shape, color and material under ARC Criterion 23.

Condition and systems

Updated kitchens and baths, newer air conditioning, pool equipment and flooring are the first things a buyer compares between two otherwise similar Estate Homes, and they are invisible in the county record. We price each update by its age and quality, not its cost.

Why Does Our Valuation Beat the Zestimate on an Estate Home?

Our valuation beats the Zestimate on a Worthington Estate Home because an automated model blends Worthington’s condos, villas and Estate Homes, cannot see the roof, the windows or the view, and does not know that 18 Estate Home sales over 24 months ranged from $580,000 to $975,000. We price from those sales and the house.

Automated estimates such as the Zestimate average nearby sales by square foot and location. Inside the Worthington gate, “nearby” includes Waterford condos around $200,000, Wedgewood carriage homes around $400,000 and villas around $540,000. The model also relies on public-record fields that can be wrong, such as a den counted as a bedroom or a Bridgeford Avenue villa address mistaken for an Estate Home.

How we build your number instead

We start with the Estate Home sales in a window with ten or more, match your association, plan, pool and view, adjust for roof, windows and condition, cross-check against the county just value and the live MLS listings, and give you a range with the reasons written down. You see every comparable we used.

Worthington Estate Homes vs Worthington Villas: Which Holds More Value for a Seller?

Worthington Estate Homes hold more value per home and per square foot than Worthington Villas: a $787,500 24-month median at about $348 a square foot, against $543,750 and about $300 for the villas. Both are detached one-story homes behind the same gate with the same $13,058 master dues.

What the gap means for your valuation

The Estate Home premium over the villas is about $244,000 at the 24-month median and about $48 a square foot. It pays for more house, a bigger lot and a near-certain pool. For a two-bedroom Estate Home without a pool near 1,900 square feet, the premium narrows, because that buyer is also looking at the best villas. For a four-bedroom pool home on a golf cul-de-sac, the villas are not a reference at all.

Who should choose which

A buyer who wants a pool at home, three or four real bedrooms and a bigger yard chooses an Estate Home and pays the premium. A buyer who wants the same club for less and is comfortable in about 1,750 square feet chooses a villa. Villa owners can see the other side on our Worthington Villas home value page.

How Do Estate Home Values Benchmark Against Other Bundled Bonita Clubs?

Worthington Estate Homes are valued close to Spanish Wells single-family homes on the county roll, well below Pelican Sound’s, and above Highland Woods’. On median county just value, the Estate Homes sit at $646,654, Spanish Wells at $645,679, Pelican Sound at $960,931 and Highland Woods at $498,068.

Reading the benchmark

These are county just values, not sale prices, used because the same roll measures all four the same way. Spanish Wells is the like-for-like house with optional golf; Pelican Sound is newer and about 49% higher on county value; Highland Woods offers smaller homes on much smaller lots. The Estate Homes’ case to a buyer is the most house and land for the bundled-club dollar.

What Costs Will an Estate Home Buyer Price Into Your Offer?

An Estate Home buyer prices in $16,178 a year in 2026 master plus neighborhood dues in Single Family I, or $16,478 in Single Family II, a $1,000 food and beverage minimum, a $12,500 capital contribution at closing if new to Worthington, a property tax bill that resets at purchase, and the insurance quote on a 1990s home.

Insurance and flood

The Estate Homes sit in FEMA Zone X on panel 12071C0678F, outside any Special Flood Hazard Area (FEMA NFHL, retrieved 26 Sep 2026), so a lender does not require flood insurance. Citizens policyholders with $400,000 or more of dwelling replacement cost must carry flood coverage from 2026 (Section 627.351, Florida Statutes, retrieved 26 Sep 2026), and most Estate Homes are likely above that line. A seller with a wind-mitigation and four-point report in hand takes the uncertainty out of the buyer’s number.

Get an Estate Home valuation built on Estate Home sales

Your number should come from Estate Home sales and your buyer’s real costs, not the Worthington-wide median. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, will pull every recorded Estate Home sale that matches your association, plan and view, and show you what a buyer will net against the fee stack. Use the Estate Home Valuation form or call Jesse direct at (239) 898-6072. Buying an Estate Home? Call Marc at (239) 287-5873 and read how we represent buyers in Bonita Springs.

What Moves the Number Before You List an Estate Home?

Before you list a Worthington Estate Home, the number moves most with documents and timing: a roof permit and wind-mitigation report, a four-point inspection, cleared architectural approvals for past exterior work, fresh approved paint and landscaping, and a listing date in late October or early November.

Documents that lower your buyer’s insurance quote

A roof permit copy, a roof certification, a wind-mitigation report and a four-point report let the buyer’s insurer quote the home during the inspection period. On a 1990s Estate Home, that is often worth more than a cosmetic upgrade.

Architectural approvals

Every exterior change needs written ARC approval, and approvals expire after one year if the work is not done. Unapproved past changes, such as a replaced door color or a new lanai wall, can surface in the approval process; clear them before listing (ARC Criteria, retrieved 26 Sep 2026).

Paint, landscape and presentation

Exterior repaints must use earth tones and start with a 2-foot-square test patch on a front wall. Landscaping touch-ups and a clean pool deck photograph well, and the lanai and view are what the photos sell.

Timing

Fifteen of 18 Estate Home sales in the last 24 months recorded between October and May. Listing by early November meets the first seasonal buyers. Selling now? Call Jesse direct at (239) 898-6072 or use the Estate Home Valuation form. Buying instead? Call Marc at (239) 287-5873 and see how we represent buyers in Bonita Springs.

Should You Rent or Sell Your Worthington Estate Home?

Whether to rent or sell a Worthington Estate Home depends on how the club’s leasing rules fit your plans: leases of 30 consecutive days or more, no more than one year each and no more than four a year, furnished, approved, with no pets for tenants. The carrying cost stays about $17,178 to $17,478 a year in dues and the minimum.

Data updated: September 2026 (Worthington Rental Forms and 2026 Fee Schedule, retrieved 26 Sep 2026)

The leasing rules

The master declaration sets the 30-day minimum, the one-year maximum and board approval (2024 Master Declaration, Sections 8.1, 8.2 and 8.10, retrieved 26 Sep 2026). The Rules and Regulations add that homes must be furnished and may be rented at most four times a calendar year (Rules and Regulations, retrieved 26 Sep 2026), and the Rental Forms state the minimum as 30 consecutive days “except in February” (Rental Forms, retrieved 26 Sep 2026). While a home is leased, the club privileges pass to the tenant.

The arithmetic, and the rent question

Renting keeps the home but not the carrying cost: $16,178 to $16,478 in 2026 dues plus the $1,000 minimum, property tax without a homestead exemption, insurance and upkeep, plus $900 to $1,100 in fees per lease. Seasonal and annual rent levels come from MLS rental records, not the county. We price the rent-or-sell choice for your own home from those MLS rental records on request.

A valuation story from our files

The first review above is from an owner who did not live here, which is common among Estate Home owners who spend summers up north. A valuation for an absent owner has to work without them in the room: we walk the home, photograph the roof, the pool equipment and the electrical panel, and send a written range with the comparables and the photos. The owner decides from their kitchen table in another state, with the same information they would have if they were standing on the lanai.

Frequently Asked Questions, Seller Edition: Valuing a Worthington Estate Home

These are the questions Estate Home owners ask about value, answered from Lee County Property Appraiser recorded sales and parcel records and the club’s 2026 documents. No answer here is an appraisal.

What is my Worthington Estate Home worth?

It starts from 18 recorded Estate Home sales over 24 months at a $787,500 median and moves with your association, plan, pool, view, roof and condition. The valuation form on this page returns a range for your home.

What is the median sale price for Worthington Estate Homes?

$787,500 over the 24 months to August 2026, the mean of $775,000 and $800,000, across 18 qualified sales. The 36-month median is $800,000 across 27 sales.

Why is there no 12-month median?

The 12 months to August 2026 had only 7 Estate Home sales, too few for a meaningful median, so we list them: $580,000, $900,000, $900,000, $945,000, $680,000, $700,000 and $600,000.

What is the price per square foot for an Estate Home?

About $348 per heated square foot over 24 months, $360 over 36 months and $353 over 60 months, each the median of sale price divided by heated area on the county roll.

What was the highest Estate Home sale?

$945,000 in the last 12 months, a Rochester Court lake-frontage home in March 2026. The highest in ten years were two $1,100,000 sales in 2024.

What was the lowest recent Estate Home sale?

$580,000, a Rochester Court lake-frontage home recorded in September 2025, the low end of both the 12-month and 24-month ranges.

Are Estate Home values going up or down?

Up over five years and softer in 2026. The calendar-year median rose from $446,250 in 2020 to $800,000 in 2025; three of four 2026 sales through August recorded at $700,000 or less.

How much have Estate Home values risen since 2020?

The calendar-year median rose about 79%, from $446,250 in 2020 to $800,000 in 2025.

Is Single Family II worth more than Single Family I?

Single Family II homes are larger on average, 2,294 against 2,202 square feet at the median, with a 96% pool rate and a higher median just value, $664,971 against $637,990. The house still matters more than the association.

Is a golf lot worth more than a lake lot?

The county’s median just value is higher for golf lots, $657,794 against $607,279, but recorded sales show no dependable premium: 12 golf sales had a $775,000 median and five lake sales ran from $580,000 to $945,000.

How much does a pool add?

A pool is expected in the Estate Homes, with 112 of 127 having one. A home without one is valued partly against the best villas, which narrows its premium.

Does a four-bedroom Estate Home sell for more?

Four-bedroom plans are scarce, only 10 of 127, and usually larger, so they tend to sit at the upper end. There are too few four-bedroom sales to publish a separate figure.

What is my Estate Home’s county just value?

Your parcel’s just value is on the Lee County Property Appraiser’s site. Estate Home just values run from $529,716 to $1,003,244 on the September 2026 roll, with a $646,654 median.

Is just value the same as market value?

No. Just value is a mass-appraisal estimate for taxes as of 1 January. Estate Home sales over 24 months ran about 22% above the median just value.

How accurate is the Zestimate for an Estate Home?

We do not rely on it. Automated models blend Worthington’s condos, villas and Estate Homes and cannot see roof age, windows or updates, which drive the $580,000 to $975,000 spread.

How do Estate Homes compare with Worthington Villas on value?

Estate Homes recorded a $787,500 24-month median at about $348 a square foot; villas recorded $543,750 at about $300.

How do Estate Homes compare with other Bonita clubs?

On county just value, the Estate Homes’ $646,654 median sits beside Spanish Wells at $645,679, below Pelican Sound at $960,931 and above Highland Woods at $498,068.

Does roof age affect my value?

Yes, through the buyer’s insurance quote. Every Estate Home but one was built from 1990 to 1995, so roof permit date and wind-mitigation features matter.

Should I replace the roof before I sell?

Usually not just to sell. Documents first: permit copy, roof certification and wind-mitigation report. Replace when insurers will not write the roof, and only with ARC approval.

Do updates pay off in an Estate Home sale?

Updated kitchens, baths, systems and pool equipment help a home compete at the top of the Estate Home range, but a remodel done just before a sale rarely returns its full cost.

How do dues affect my Estate Home’s value?

Buyers price in $16,178 to $16,478 a year in 2026 dues. Estate Home dues rose modestly, 2.6% and 5.2% for 2026, which helps against products with larger increases.

Does the $12,500 capital contribution lower my price?

It is the buyer’s cost, and buyers weigh it against other clubs’ entry charges, $10,000 at Highland Woods and $20,300 at Pelican Sound. It rarely changes price unless a buyer asks you to cover it.

Does flood zone affect my Estate Home’s value?

It helps. Worthington is in FEMA Zone X with no parcel in a Special Flood Hazard Area, and the city’s CRS Class 5 rating gives a 25% NFIP discount.

Do condo safety laws affect Estate Home values?

No. Milestone inspections and structural integrity reserve studies apply to condominium buildings three or more habitable stories; the Estate Homes are single-family Chapter 720 homes.

What is the best time of year to sell an Estate Home?

Late October or early November. Fifteen of the last 18 Estate Home sales recorded between October and May.

How long do Estate Homes take to sell?

Days on market come from the Southwest Florida MLS: across the 16 Estate Home closings of the last 24 months (29 Sep 2024 to 29 Sep 2026), the median was 109 days. We include them for your comparables in your valuation.

Should I rent my Estate Home instead of selling?

Only if the rules fit: 30-day minimum, one-year maximum, four leases a year, furnished, approved, no tenant pets, and $16,178 to $16,478 in dues continue.

How much are rental fees on an Estate Home?

About $900 to $1,100 per lease: a $100 master application, a $300 to $500 club amenities transfer fee, a $150 Single Family association fee and a $350 processing fee.

How often should I get my Estate Home valued?

Once a year, or whenever an Estate Home sale records on your street. With about seven sales a year, one new sale can move your range.

Is an online valuation an appraisal?

No. A valuation is our opinion of market price from comparable sales; an appraisal is a licensed appraiser’s report, usually ordered by a lender.

Who can give me an in-person Estate Home valuation?

Jesse McGreevy, at no cost. Call (239) 898-6072 or use the form on this page.

How fast will I get a valuation back?

Usually the same day for the form, with a written range and the comparable Estate Home sales behind it.
