A Wedgewood-Sherburne condo is worth what comparable Sherburne units have recently sold for, adjusted for plan, floor, view, condition and the roof documentation. Over the 24 months to August 2026, 13 qualified Sherburne sales recorded a $401,000 median, from $300,000 to $455,000, at a median of $262.79 per heated square foot.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
That median is the starting point, not the answer. Wedgewood-Sherburne has four floor plans from 1,446 to 1,576 square feet, two floors in every building and three view codes, and the last 12 months alone ran from $300,000 to $420,000. A Worthington-wide median of $360,000, across 57 sales of every product in the community, describes none of them.
Window (ending August 2026) | Qualified sales | Median sale | Range | Median $ per sq ft |
|---|---|---|---|---|
12 months | 8 | Not printed (under 10 sales) | $300,000 to $420,000 | Not printed |
24 months | 13 | $401,000 | $300,000 to $455,000 | $262.79 |
36 months | 17 | $414,000 | $300,000 to $510,000 | $266.50 |
60 months | 33 | $420,000 | $299,000 to $510,000 | $274.11 |
We print a median only when a window holds 10 or more sales, so the 24-month window is the headline. Sources: LeePA Last Qualified Sale layer and LeePA parcel data file, retrieved 26 Sep 2026.

In the last 12 months we tracked every recorded Wedgewood-Sherburne sale, all eight of them, to its unit on the county roll, and we tracked the 33 sales of the last five years the same way. We pulled the property appraiser’s cost card for all 116 units, the City of Bonita Springs roof permits for all 29 buildings, the association’s Sunbiz and DBPR records, and the club’s 2026 fee schedules. Days on market and sale-to-list ratio exist only in the Southwest Florida MLS, and we pulled those too: 10 MLS-marketed Sherburne closings in the 24 months from 29 Sep 2024 to 29 Sep 2026, at a median of about 122 days and 95.2% of final list price.
These eight points summarize what a Wedgewood-Sherburne condo is worth on the public record as of September 2026.

A Wedgewood-Sherburne condo is valued in eight steps: identify its building and plan, pull the recorded Sherburne sales and widen the window until there are ten, match plan and square footage, adjust for floor and view, account for the roof, adjust for condition, check the county’s market value, and test the result against the listings a buyer sees today.
Every Sherburne building is built to one plan, so the building number fixes the square footage: Plan A at 1,446 square feet in 15 buildings, Plan B at 1,522 in buildings 2, 5, 6, 8 and 9, Plan C at 1,487 in building 29, and the 3-bedroom Plan D at 1,576 in buildings 11, 12, 17, 19, 21, 24, 25 and 26 (LeePA cost cards, retrieved 26 Sep 2026). The plan letters are our labels; the county uses sizes.
We start with the 12 months of recorded Sherburne sales and widen to 24, 36 or 60 months until the set holds 10 or more. For the association that is 24 months today; for a single plan it is usually 60. Under 10 sales, we list the sales instead of quoting a median.
A 1,576-square-foot 3-bedroom unit and a 1,446-square-foot 2-bedroom unit do not share a price. We compare your unit first with sales of its own plan, then with the nearest plan, and only then with the whole circle.
Ground-floor units (numbers ending 01 and 02) sit at grade; upper units (03 and 04) live on the second floor with a private ground-level entry and stair, and no elevator. The county values upper units a few thousand dollars higher; the five-year sales medians for the two floors sit within $2,500 of each other.
The appraiser codes 84 units lake, 16 golf and 16 golf and lake. Lake is the Sherburne default, so we adjust from it: a golf-only unit in buildings 19, 21, 24 or 25 and a golf-and-lake unit in buildings 18, 20, 22 or 23 each carry their own record, set out in the view section below.
Sherburne’s tile roofs date from 2011, and Wedgewood-Fountain re-roofed in 2025 (City of Bonita Springs permit portal, retrieved 26 Sep 2026). The roof is an association item, the same for every Sherburne unit, so it moves the whole circle against Fountain rather than one unit against another. A written roof and reserve answer from the association narrows the discount a buyer asks for.
Kitchens, baths, flooring, the lanai enclosure, impact glass and the age of the air conditioner are where two units of the same plan part ways. We walk the unit or review photos, and we read your updates against the sales that set the top and bottom of your plan’s range.
We check the active and pending Sherburne and Fountain listings a buyer would see against yours, and we set a price that will still look right to a buyer in January. That MLS layer is the one piece this page does not print; we bring it to your valuation.
Each Wedgewood-Sherburne floor plan has its own record. Over the 60 months to August 2026, the 3-bedroom Plan D recorded a $417,500 median across 12 sales and the 1,446-square-foot Plan A a $410,000 median across 14; Plans B and C, with only 24 units between them, recorded too few sales for a median.

Sales are Lee County Property Appraiser recorded qualified sales matched to each unit’s cost card; market values are the appraiser’s 2025 values (LeePA cost cards, retrieved 26 Sep 2026).
Plan A is the most common Sherburne unit, 60 of 116, in buildings 1, 3, 4, 7, 10, 13, 14, 15, 16, 18, 20, 22, 23, 27 and 28. Its 14 sales over five years ran from $299,000 to $455,000; the high was a ground-floor golf-and-lake unit in building 18 in January 2025. In the last 12 months, Plan A recorded $380,000 and $420,000 for two upper lake units and $300,000 for a ground-floor lake unit.
Plan B exists only at Sherburne: 20 units in buildings 2, 5, 6, 8 and 9, all coded lake view. Only three have sold in five years, $438,000 and $435,000 in spring 2023 and $300,000 in April 2025, so a Plan B value leans on Plan A and Plan C sales, adjusted up for the extra 76 square feet over Plan A.
Plan C is building 29 alone, four lake-view units at 13270 Sherburne Circle. All four recorded sales in five years: $445,000 in May 2022, $350,000 in May 2023, $480,000 in March 2024 and $401,000 in October 2024. One ground-floor unit accounts for both the $350,000 and the $480,000, ten months apart.
Plan D is the 3-bedroom plan, 32 units in eight buildings, and it carries the highest county values and the highest recorded sale, $510,000 for an upper lake unit in building 11 in October 2023. Its 12 five-year sales ran from $329,000 to $510,000, and the five in the last 12 months ran from $329,000 to $420,000; the lowest of them was a golf-view unit.
Floor changes a Wedgewood-Sherburne condo value less than owners expect, and view changes it more. Over five years, upper units recorded a $417,500 median across 14 sales and ground-floor units $420,000 across 19; lake-view units recorded $420,000 across 21 sales, while golf-view sales ranged from $329,000 to $432,000.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
Group | Window | Sales | Median or range |
|---|---|---|---|
Ground floor (units ending 01, 02) | 24 months | 10 | $397,000 (mean of $380,000 and $414,000) |
Ground floor | 60 months | 19 | $420,000 |
Upper floor (units ending 03, 04) | 60 months | 14 | $417,500 (mean of $415,000 and $420,000) |
Lake view | 36 months | 11 | $414,000 |
Lake view | 60 months | 21 | $420,000 |
Golf view | 60 months | 5 | $329,000 to $432,000 |
Golf and lake view | 60 months | 7 | $299,000 to $455,000 |
The appraiser’s 2025 values put upper units about $2,400 to $2,500 above ground-floor units of the same plan. The sales record says buyers treat the two floors almost equally: a $2,500 gap in five-year medians, in the other direction. Upper units sell height, privacy and a longer view over the water; ground-floor units sell no stairs, which matters to many of Worthington’s downsizers.
Lake view is coded on buildings 1 through 17 and 26 through 29, 84 units in all. Both $420,000 sales of the last 12 months were lake-view units, and so was the $510,000 record. Lake view is not a guarantee of the top of the range, though: the $300,000 and $340,000 sales of the last 12 months were lake units too.
Golf view covers buildings 19, 21, 24 and 25, all Plan D, 16 units. The five golf-view sales in five years recorded $415,000 (March 2023), $432,000 (March 2024), $390,000 (June 2024), $329,000 (November 2025) and $380,000 (February 2026). The two most recent sit below the lake-view Plan D sales of the same months.
Golf and lake covers buildings 18, 20, 22 and 23, all Plan A, 16 units. Its seven five-year sales ran from $299,000 in September 2021 to $455,000 in January 2025, and the two most recent, both in building 18, recorded $455,000 and $439,000, the two highest Plan A prices on the record.
Price per square foot tells a Wedgewood-Sherburne owner the market’s rate for space: $262.79 per heated square foot at the 24-month median, $266.50 over 36 months and $274.11 over 60. Applied to the four plans, the 24-month rate implies about $380,000 to $414,000, a range the actual sales both confirm and stretch.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
Plan | Sq ft | At $262.79 (24-month median) | At $274.11 (60-month median) |
|---|---|---|---|
A | 1,446 | about $380,000 | about $396,400 |
C | 1,487 | about $390,800 | about $407,600 |
B | 1,522 | about $400,000 | about $417,200 |
D | 1,576 | about $414,200 | about $432,000 |
This is arithmetic, not a valuation: the rate times the heated area on the county roll.
In the last 12 months, per-foot prices ran from $207.47 to $290.46. The high was a 1,446-square-foot upper lake unit at $420,000; the low was a 1,446-square-foot ground lake unit at $300,000. Same plan, same view, $120,000 apart. Per-foot math also flatters Plan A against Plan D, because the 3-bedroom plan adds 130 square feet that buyers do not price at the full rate.
We use price per square foot to rank your unit against the circle and against Wedgewood-Fountain, whose 36-month median ran $276.97 per square foot, and to sanity-check a range built from sales of your own plan. We never price a Sherburne unit from per-foot math alone.
Wedgewood-Sherburne condos sold eight times in the 12 months from September 2025 through August 2026, from $300,000 to $420,000, for $2,983,000 in total. Eight is under our ten-sale floor for a median, so every sale is listed below with its building, plan, floor, view and price per square foot.

Building, plan, floor and view come from each unit’s cost card and the county parcel layer (LeePA parcel layer, retrieved 26 Sep 2026).
The two building 26 sales are the clearest lesson on the list. Both were ground-floor 3-bedroom lake units in the same building, one recorded at $420,000 on February 16, 2026 and the other at $340,000 on August 15, 2026. The county record does not explain the $80,000 gap; condition, furnishing, a February buyer against an August one and the terms of each sale are the usual reasons. It is why we price your unit, not the plan.
Seven of the eight sales recorded between October and February, four of them in the second half of February alone, and the one summer sale, in August, was among the three lowest of the year. That pattern repeats across five years of Sherburne records, and it is why timing belongs inside a valuation.
How close to asking Wedgewood-Sherburne condos sell, and how fast, are Southwest Florida MLS measures: sale-to-list ratio and days on market. The county records neither, so we pulled them from the Southwest Florida MLS on 29 Sep 2026: over 24 months (closings 29 Sep 2024 to 29 Sep 2026), the 10 Sherburne condos marketed there closed at a median 95.2% of final list price after a median of about 122 days on market. In the last 12 months the 7 MLS sales ran 94.0% and 134 days, and Worthington as a whole, 57 closings, ran 93.8% and 99 days. What the county does record is when buyers close and at what price.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
Over the 60 months to August 2026, Sherburne’s 33 qualified sales recorded 20 times from January to May and 7 times from October to December; only 6 recorded from June to September, and none in July. Turnover runs about 7% of the 116 units a year on the last 12 months. Those two facts, the season and the pace, shape how long a correctly priced unit should expect to wait.
For your own unit we bring the MLS layer to the conversation directly: the active and pending Sherburne and Wedgewood-Fountain listings you would compete with, what they are asking and how long they have been listed. That is the part of a valuation that changes weekly, and it is why we deliver it in person rather than print it here.
Wedgewood-Sherburne values rose from a $200,000 to $325,000 band in 2020 and 2021 to a $350,000 to $510,000 band in 2022 and 2023, and have eased since. The 10-year median is $284,950 across 74 sales; the 24-month median of $401,000 sits about 41% above it and about 4.5% below the 60-month median of $420,000.

2026 (to August) | 5 | $300,000 | $420,000 |
Most single years hold fewer than 10 sales, so we give counts and ranges by year and keep medians to the rolling windows.
A handful of units sold twice in five years, and they show the market’s path better than any average. A ground-floor 3-bedroom lake unit in building 26 recorded $474,900 in October 2022 and $420,000 in February 2026. A ground-floor Plan B lake unit in building 9 recorded $438,000 in April 2023 and $300,000 in April 2025. And a ground-floor Plan C unit in building 29 went the other way, $350,000 in May 2023 and $480,000 in March 2024. Condition and timing drive each pair; the direction since 2023 has mostly been down.
The public record does not give a single cause, and we do not pretend it does. The context buyers and lenders cite across Florida’s older condominium market is higher insurance costs, the post-Surfside condominium laws and rising dues; Sherburne’s own dues rose 15.9% in 2025, from $4,920 to $5,700 a year. Read those as context for the trend, not as proven causes of it.
The county’s 2025 market value says less about your Wedgewood-Sherburne condo’s price than owners hope. The appraiser’s median market value for Sherburne units is $287,818, in a range of $279,042 to $330,967, while the 24-month median recorded sale is $401,000, about 39% higher. The tax roll trails the market here.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
The property appraiser values every unit as of January 1 using mass-appraisal models, and the result is used to set your tax, not your price (LeePA parcel inquiry, retrieved 26 Sep 2026). It is still useful for one thing: ranking. The county’s values rise from Plan A to Plan D and from ground floor to upper, and they tell a buyer which units the appraiser sees as comparable.
Florida requires a seller to give the buyer a property tax disclosure summary warning that the buyer’s taxes may be higher, because a sale can reset the assessment (Section 689.261, Florida Statutes). Worthington’s 2025 millage is 12.7970 in district 017, about $1,280 a year for every $100,000 of taxable value (2025 Millage Book). A buyer at $401,000 budgets on the purchase price, not on your bill.
Wedgewood-Sherburne and Wedgewood-Fountain hold value almost identically: a $414,000 36-month median at Sherburne against $425,000 at Fountain, and $266.50 against $276.97 per square foot, on shared plans. Fountain’s small premium tracks its 2025 roofs and lower dues; Sherburne’s lake-view majority and its unique 1,522-square-foot plan hold the gap narrow.

A Sherburne valuation that ignores Fountain misses half the buyer’s shopping list. We test every Sherburne range against Fountain sales on the same plan, then adjust for the roof gap and the $620 dues gap. Sherburne sellers who want the other side can read our Wedgewood-Fountain valuation guide.
A buyer who wants the newest condo roofs in Worthington, the lowest condo dues per square foot and a golf-and-lake view will usually choose Wedgewood-Fountain. A buyer who wants a lake-only view, a quiet single-loop street or the 1,522-square-foot 2-bedroom plan will usually choose Wedgewood-Sherburne. Your valuation should say which buyer your unit is for.
Wedgewood-Sherburne values benchmark near the top of Worthington’s condo market: a $414,000 36-month median and $266.50 per square foot, against Fountain’s $425,000 and three Waterford associations from $220,000 to $283,750. The Waterford gap is size and parking; Sherburne units average 1,496 square feet with garages against about 1,187 with carports.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
Condo association | Sales, 36 months | Median sale | Median $ per sq ft | 2026 dues | Parking |
|---|---|---|---|---|---|
Wedgewood-Sherburne | 17 | $414,000 | $266.50 | $5,700 | Garage |
Wedgewood-Fountain | 20 | $425,000 | $276.97 | $5,080 | Garage |
Waterford-Worthington Way | 18 | $283,750 | $238.85 | $6,188 | Carport |
Waterford Amberley Court | 16 | $227,500 | $186.17 | $4,860 | Carport |
Waterford-Cavendish Court | 14 | $220,000 | $192.06 | $7,712 | Carport |
Even-count medians are the mean of the middle two sales. Owners in the nearest Waterford association can read our Waterford Amberley Court valuation guide, and our Worthington Country Club home value guide sets all nine associations side by side.
Our valuation beats the Zestimate on Wedgewood-Sherburne because an automated estimate cannot see what sets a Sherburne price: the unit’s plan, its floor, its lake or golf view, the association’s 2011 roof against Fountain’s 2025 roof, and the condition inside. We start from the recorded sales of your own plan and show every comparable.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
Automated models average nearby sales by square foot and location. Within a few hundred meters of Sherburne Circle sit $200,000 Waterford flats with carports, $400,000 carriage homes with garages and $550,000 detached villas, all behind one gate. A model that blends them will overvalue a Waterford unit and undervalue a Sherburne one, or the reverse, and it will not know that two identical Sherburne units sold $80,000 apart this year.
We pull every recorded Sherburne sale for your plan in the first window with 10 or more sales, add Fountain sales on the same plan, adjust for floor, view and condition, test the result against the listings you would compete with, and give you a range with the three to five sales behind it, in writing. Portal estimates are fine for curiosity; they are not a listing price.
A Wedgewood-Sherburne buyer prices in $5,700 a year in 2026 association dues, $13,058 in master dues and a $1,000 food and beverage minimum, or $19,758 a year, plus a one-time $12,500 capital contribution and $150 resale application. Those costs are the same for every Sherburne seller, so they shape what any buyer can pay.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
Cost | 2026 amount | Source |
|---|---|---|
Association dues | $5,700 ($475 a month); $4,920 in 2024 | |
Master dues | $13,058 ($8,957 operating, $501 business capital, $3,600 capital reserves) | |
Food and beverage minimum | $1,000 a year | |
Capital contribution | $12,500 one time; $1,306 for an existing Worthington owner | |
Resale application | $150 |
What is not published. Wedgewood-Sherburne’s budget, reserve schedule, insurance program and any special-assessment history are not posted publicly; they sit behind the owner portal. Every serious buyer will ask for them, and a seller who has them ready protects the price.
How dues show up in price. Sherburne’s dues run $620 a year above Fountain’s on the same plans. Over five years that is $3,100, about the gap a buyer comparing two identical units will quote back at you.
Your price should come from the sales of your own plan, floor and view, not from the Worthington median. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, will pull every recorded sale that matches your unit and send you a range with the reasons. The number moves most, before you list a Wedgewood-Sherburne condo, on the things that change a buyer’s insurance quote, document review and first impression: a written roof and reserve answer from the association, a closed permit file for your building, a current opening-protection report, clean finishes, and a listing live by early November.
Ask the association in writing for the roofs’ remaining life in the latest reserve study or inspection, the roof reserve balance and any planned replacement or assessment. Fountain’s 2025 roofs are Sherburne’s largest competitive gap, and a documented answer narrows it.
Fourteen of the 2011 roof permits on Sherburne Circle, including the pool house, still show as “Issued” rather than “Finaled” on the City portal (City of Bonita Springs permit portal, retrieved 26 Sep 2026). If your building is one of them, raise it with the association before listing, so a buyer’s permit search finds a closed file.
The buildings date from 1991 to 1993, before the first statewide Florida Building Code of March 2002, in a 160 mph design-wind area (Florida Building Commission effective dates). On a condo, the roof is the association’s; your windows, sliders, entry door and garage door are where a buyer’s HO-6 quote finds you. A current opening-protection report helps.
Every Sherburne building is two stories, so Florida’s milestone inspection and structural integrity reserve study, which apply at three habitable stories, do not apply (Section 553.899; Section 718.112). Say so in the listing, and ask the association for its reserve schedule.
Paint, lighting, lanai screens and minor repairs pay back on a 1990s unit; a full kitchen may not, if buyers prefer to choose finishes. List by early November, because 27 of the last 33 Sherburne sales recorded from October to May. Selling now? Call Jesse direct at (239) 898-6072 or use the Home Valuation form. Buying? Whether to rent or sell a Wedgewood-Sherburne condo turns on Worthington’s leasing rules and your carrying cost: leases of at least 30 days except in February, up to one year, at most four a year, furnished only, with the owner paying all dues and the tenant taking the owner’s club privileges for the lease term.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
The rules and fees below come from the club’s Rental Forms, revised June 15, 2025, its Rules and Regulations and its 2026 Fee Schedule, retrieved 26 Sep 2026.
Leasing item | 2026 rule or fee |
|---|---|
Minimum lease | 30 consecutive days, except February |
Maximum lease | One year |
Leases per year | Club privileges may pass to tenants at most four times a calendar year |
Furnishing | Units must be furnished |
Master rental application | $100 per lease |
Rental processing fee | $350 per lease |
Club Amenities Transfer Fee | $300 (1 month), $400 (over 1 to 3 months), $500 (over 3 to 12 months) |
Wedgewood-Sherburne rental fee | $150 per lease |
Pets | Tenants may not keep pets |
A seasonal lease can cover part of the $19,758 a year in dues and minimums while prices sit below their 2023 peak, and it keeps the unit if you plan to return. Renters come for the golf and pay in-season greens fees of $95 a round (2026 Fee Schedule). The condominium declarations may add leasing rules of their own, so read them first.
Every lease costs $900 to $1,100 in club and association fees before any rent, the owner gives up the club for the lease term, the four-lease limit caps income, and the roof question does not go away while you wait. Seasonal and annual rent levels are MLS rental records, not county data; we price the rent-or-sell question for your unit in a call. Call Jesse direct at (239) 898-6072.
A free in-person Wedgewood-Sherburne valuation, a comparative market analysis walked through your own unit, is the most accurate number you can get short of an appraisal. Jesse McGreevy or Marc Comisar visits, reviews the finishes, lanai, garage and view, and delivers a written range built on the recorded Sherburne and Fountain sales and the current MLS.
An in-person visit catches what no record shows: the kitchen and baths, the lanai enclosure, the view from the living room, the air conditioner and water heater, and whether the furniture should stay. We bring the recorded sales for your plan, the listings against you, and a net sheet with the commission, Florida documentary stamp tax at $0.70 per $100 of the price (Florida Department of Revenue), title charges and estoppel fees. Call Jesse direct at (239) 898-6072, text or call, or request it with the Home Valuation form. Buyers can call Marc at (239) 287-5873 or read how we represent buyers in Bonita Springs.
This valuation guide is one of three. Our Wedgewood-Sherburne seller’s guide covers the listing plan, marketing and club paperwork; our Wedgewood-Sherburne buyer’s guide covers what your buyer will ask; and our Wedgewood-Sherburne neighborhood guide covers the buildings, the roofs, the storms and the fee stack in full.
Sellers say McGreevy and Comisar price soundly and follow through until the sale closes. Jesse McGreevy is a top-reviewed Wedgewood-Sherburne realtor, and so is Marc Comisar: read every review on our verified Google reviews page.

The first review above is about pricing a unit, and it is the conversation we have most on a condo like Sherburne’s. When the building 26 pair recorded $420,000 and $340,000 six months apart, the lesson for every owner on the circle was the same: the plan sets the band, and the unit sets the price inside it. A sound recommendation names the sales it rests on.

It depends on your plan, floor, view and condition, measured against 13 Sherburne sales at a $401,000 median over 24 months, from $300,000 to $455,000. The Home Valuation form at the top of this page gets you a written range.
$401,000 across 13 qualified sales in the 24 months to August 2026, the first window with 10 or more sales. The 36-month median is $414,000 and the 60-month median $420,000.
The last 12 months held 8 sales, and we print a median only when a window holds 10 or more. We list the eight sales instead, from $300,000 to $420,000.
$262.79 per heated square foot at the 24-month median, $266.50 over 36 months and $274.11 over 60 months. Single sales in the last year ran from $207.47 to $290.46.
The 3-bedroom, 1,576-square-foot Plan D recorded a $417,500 median across 12 sales over 60 months. Its five sales in the last 12 months ranged from $329,000 to $420,000.
The 1,446-square-foot Plan A recorded a $410,000 median across 14 sales over 60 months. The 1,522 and 1,487-square-foot plans have too few sales for a median, so we value them against Plan A and Plan C sales.
It should carry a modest premium for its extra 76 square feet over Plan A, and it exists only at Sherburne. Only three Plan B units sold in five years, so its value leans on neighboring plans.
The county values upper units about $2,400 to $2,500 higher. Sales barely differ: over 60 months, upper units recorded a $417,500 median and ground-floor units $420,000.
Lake is the Sherburne norm, on 84 of 116 units. Over 36 months the 11 lake-view sales recorded a $414,000 median; the five golf-view sales in five years ranged from $329,000 to $432,000.
The two most recent golf-and-lake sales, both Plan A units in building 18, recorded $455,000 and $439,000, the two highest Plan A prices on record. Seven sales in five years is too few for a median.
$510,000, for a 3-bedroom upper lake unit in building 11 in October 2023. The 24-month high is $455,000 and the 12-month high $420,000.
Values are below the 2022 to 2023 peak and well above pre-2022 levels. The 24-month median of $401,000 is about 4.5% below the 60-month median and about 41% above the 10-year median.
Two ground-floor 3-bedroom lake units in building 26 recorded $420,000 in February 2026 and $340,000 in August 2026. The county record does not say why; condition, furnishing, timing and terms usually explain a gap like that.
The county’s 2025 market values for Sherburne have a median of $287,818, and recorded sales run about 39% above that. The roll is a January 1 mass-appraisal estimate for taxes, not a price.
It weighs on the whole circle against Wedgewood-Fountain’s 2025 roofs rather than on one unit. A written roof and reserve answer from the association narrows the discount a buyer asks for.
It can slow a sale more than it moves a price. Fourteen 2011 permits still show “Issued” on the City portal; the cure is an association matter, usually a final inspection or closure letter.
No. Both apply at three habitable stories, and every Sherburne building is two stories. Ordinary reserve rules still apply, and buyers will ask about reserves.
Buyers carry $19,758 a year in association dues, master dues and the dining minimum. Sherburne’s $5,700 dues run $620 above Fountain’s, and buyers comparing identical plans do that math.
Closely. Over 36 months Sherburne recorded a $414,000 median and $266.50 per square foot, Fountain $425,000 and $276.97. Fountain has 2025 roofs and lower dues; Sherburne has more lake views.
Sherburne’s 36-month median of $414,000 is well above the Waterford medians of $220,000 to $283,750, because Sherburne units average about 26% more space and have garages rather than carports.
Furniture is valued separately so it does not muddy the buyer’s appraisal. Seasonal and investor buyers often want it, because club rules require rentals to be furnished.
Updates that cut a buyer’s costs or worries come first: impact glass or protected openings, a newer air conditioner and water heater, then kitchens, baths and flooring. We price both paths before you spend.
Usually only paint, lighting, lanai screens and repairs. A full kitchen may not pay back if buyers want to choose finishes; we compare the likely price with and without the work.
List by early November. Over 60 months, 27 of 33 Sherburne sales recorded from October to May, and none recorded in July.
Days on market is an MLS figure the county does not record; the Southwest Florida MLS shows a median of about 122 days for the 10 Sherburne sales it marketed over the 24 months to 29 Sep 2026. The county shows about 7% of the 116 units selling in the last year.
Close: the 10 Sherburne condos sold through the Southwest Florida MLS over the 24 months to 29 Sep 2026 went for a median 95.2% of their final list price. For your unit we bring the active and pending listings you would compete with.
Leases must run at least 30 days except in February, up to four a year, furnished, and each costs $900 to $1,100 in fees. We compare rent against sale for your unit in a call.
Not reliably. Automated estimates blend Waterford flats, carriage homes and villas behind one gate, and they cannot see your plan, floor, view, roof or condition.
No. It is a broker’s opinion of price built on recorded sales. A lender’s appraisal is a separate report, and no figure on this page is an appraisal.
Nothing. Our valuation is free and carries no obligation to list.
Your building and unit number, your updates, the age of the air conditioner and water heater, your window and slider protection, your lanai type, and any wind-mitigation or opening-protection report.
It is a fast starting range. The in-person valuation adds the condition, finishes and view that no record shows, and the live listings you would compete with.
Call Jesse direct at (239) 898-6072 for a net sheet at your likely price. Deed stamps alone are $2,807 at the $401,000 median, before commission, title and estoppel fees.
