Updated September 2026 · Jesse McGreevy and Marc Comisar, Domain Realty
Jesse McGreevy and Marc Comisar wrote this valuation guide for owners of the 152 detached homes in the Villas at Worthington, the two villa associations inside Worthington Country Club, a gated, 799-residence bundled golf community in Bonita Springs, Florida. It sets out what Worthington villas are worth on the public record, what moves a villa’s price, and how to get a number for your own home.
Use the Home Valuation form at the top of this page for a free valuation in 60 seconds, or call Jesse direct at (239) 898-6072, text or call. Every figure below comes from Lee County Property Appraiser recorded qualified sales and parcel records, the club’s 2026 fee schedules and state filings, and every figure names its window. No figure on this page is an appraisal.
A Worthington villa is worth what comparable Worthington villas have recently sold for, adjusted for frontage, pool, roof age and condition. In the 12 months through August 2026, 13 Worthington Villas homes recorded qualified sales at a $537,500 median, from $360,000 to $720,000, at a median of $306 per heated square foot.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
That $537,500 is the villa number, not the Worthington number. The community-wide median over the same 12 months was $360,000 across 57 sales, because Worthington’s nine associations include Waterford condos that sold near $200,000 and estate homes that sold above $900,000. The 24-month villa median is $543,750 across 22 sales, the mean of $537,500 and $550,000. Your own number depends on where your villa sits inside that $360,000 to $720,000 range, and the rest of this page explains what puts it there.

Recent Worthington Villas record (last 12 months, September 2025 through August 2026): 13 villas recorded qualified sales · $6,854,025 in villa dollar volume · highest villa sale $720,000, a golf-frontage Villas I home on Bridgeford Avenue recorded in October 2025 · median $537,500. In the last 12 months we tracked every one of those sales parcel by parcel and matched each to its block, frontage and pool. Days on market and the sale-to-list ratio come only from the Southwest Florida MLS: 16 villas closed through it in the last 12 months (29 Sep 2025 to 29 Sep 2026), at a median 96.2% of final list price after a median of 113 days.

How Do You Reach the Worthington Villa Valuation Team Today?
You get a free Worthington villa valuation in 60 seconds with the Home Valuation form at the top of this page: enter your address, press Continue, then add your name, email, phone and timing. Jesse McGreevy then prices your villa against recorded villa sales and sends the comparables in writing.
Worthington’s 57 recorded sales in the last 12 months ran from $100,000 to $945,000, and even the 13 villa sales span $360,000, so a generic estimate can miss a villa by six figures. Use the Worthington villa Home Valuation form, or call Jesse direct at (239) 898-6072. McGreevy and Comisar are Top 1% Real Estate Agents Nationally Since 2008. Buying a villa? Call Marc at (239) 287-5873 or read how we represent buyers in Bonita Springs.
Jesse reviews your address against the parcel roll, confirms your association, frontage, size and pool, and calls or emails to ask about your roof date and updates. You then get a written range with the villa sales behind it. There is no cost and no obligation.
A Worthington villa is valued in eight steps: confirm it is a villa and which association, pull villa sales in the first window with ten or more, match size and plan, adjust for lake or golf frontage, adjust for a pool, adjust for roof and wind protection, adjust for condition, then test the result against active listings.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales and parcel roll, retrieved 26 Sep 2026)
Villas I covers Southampton Drive 13000 to 13381 and Bridgeford Avenue 13400 to 13471; Villas II covers Southampton Drive 13400 to 13761. Southampton Drive addresses with a unit number are Wedgewood-Fountain condos, and the rest of Bridgeford Avenue is estate homes. A valuation that starts from the wrong neighborhood starts with the wrong comparables.
We start at 12 months and widen to 24, 36 and 60 only if a window has fewer than ten sales. For the villas, the 12-month window has 13, so it carries the headline, and we read it against the 22 sales of the last 24 months.
Villas run from 1,543 to 1,998 heated square feet, with a median of 1,758, and 108 of the 152 are 3-bedroom, 2-bath plans. We match your plan to the county sketch and price the difference in size at the villa price per square foot, not the Worthington one.
Ninety-three villas back onto the golf course and 59 onto a lake. Over 24 months, lake villas sold at a $550,000 median and golf villas at $526,250, so on the villa side of Worthington a lake is not a discount.
Sixty-seven villas, 44%, have a private pool. Eight of the 21 villa sales we matched to parcels over 24 months had one, and we price a pool against those sales rather than a rule of thumb.
The owner re-roofs a villa, in a tile from the ARC’s approved Mediterranean palette (ARC Criteria, Criterion 23, retrieved 26 Sep 2026). A documented newer roof, impact glass or shutters and a current wind-mitigation report lower a buyer’s insurance quote, and buyers pay for that.
The county does not record condition. We price kitchen, bath, flooring and air-conditioning updates against the villa sales that had them, and we set aside deeds, such as the two 2026 lake villas without pools at $395,525 and $422,000, that look like homes needing work.
Before we give you a number, we read the active and pending villa listings in the MLS against your home, because the villa a buyer toured yesterday sets the ceiling as much as last year’s sales.
Worthington villas are worth about the same in either association. The county’s median just value is $453,894 in Villas I and $447,316 in Villas II, and the two associations share one set of recorded sales: 13 villa sales at a $537,500 median over the last 12 months. Frontage, pool and condition move a villa’s value more than its association does.

Villas I | Villas II | |
|---|---|---|
Homes | 86 (Blocks 3, 4, 5 and 6) | 66 (Blocks 8 and 9) |

Median county just value | $453,894 | $447,316 |
2026 neighborhood dues | $2,988 | $2,612 |
Villas I is mostly lake frontage, with the Bridgeford Avenue villas near the clubhouse side. Its 2026 dues rose 15.8% to $2,988, still the second-lowest in Worthington. The highest villa sale of the last 12 months, $720,000, was a golf-frontage Villas I home on Bridgeford Avenue.
Villas II runs almost entirely along the east holes of the course, was built mostly in 1993 and 1994, and carries the lowest neighborhood dues in the club at $2,612. Its pool share, 48%, is the higher of the two.
Price per square foot tells you where a Worthington villa sits against the rest of Worthington: villas sold at a median of $306 per heated square foot over 12 months and $300 over 24, against $348 for estate homes and $263 for Wedgewood-Sherburne carriage homes over 24 months. Within the villas, it is a check, not a price.

Window ending August 2026 | Villa sales | Median price | Median $ per heated sq ft |
|---|---|---|---|
12 months | 13 | $537,500 | $306 |
24 months | 22 | $543,750 | $300 |
36 months | 29 | $550,000 | $315 |
60 months | 53 | $550,000 | $311 |
120 months | 107 | $395,000 | $226 |
Villas range only from 1,543 to 1,998 heated square feet, so a 100-square-foot difference moves the arithmetic more than it moves a buyer. A 1,650-square-foot lake villa with a pool and a new roof can outsell a 1,950-square-foot golf villa with an original roof, whatever the per-foot math says. We use price per square foot to check a valuation, and the sales themselves to set it.
Worthington villas sold for $360,000 to $720,000 in the last 12 months: 13 qualified sales recorded from September 2025 through August 2026, totaling $6,854,025 at a $537,500 median. These are the comparables every Worthington villa valuation starts from this season.

From September 2024 through August 2025 the county recorded nine more villa sales: $685,000, $550,000, $537,500, $500,000, $630,000, $515,000, $525,000, $550,000 and $550,000. With the 13 above, that is 22 sales at a $543,750 median.
Eleven of the 13 sales recorded between October and May, and three of the four highest recorded between October and December 2025. A villa valued in September should be valued for the market it will meet in November.
How close to asking Worthington villas sell, and how fast, are MLS measures, and the county does not record them. From the Southwest Florida MLS, pulled 29 Sep 2026: over the last 12 months (closings 29 Sep 2025 to 29 Sep 2026), the 16 Worthington villas sold through the MLS closed at a median 96.2% of their final list price after a median of 113 days on market. Over 24 months, 24 closings ran a median 95.8% and 95.5 days. We pull both measures for your own valuation.
For your villa we pull the MLS list-price history and days on market for the villa sales we use as comparables, and we show you the asking prices of the villas listed against you today. Asking prices are a market signal, labeled as such; recorded prices are the evidence. Call Jesse direct at (239) 898-6072, or use the Home Valuation form. Worthington villa values rose sharply in 2022, peaked in 2024 and have eased since. The 13 villa sales of 2021 had a $337,000 median, the 16 sales of 2022 a $556,500 median, every 2024 sale closed between $605,000 and $760,000, and the 14 sales of 2025 had a $550,000 median.

Years with fewer than ten sales get a list, not a median. Read together, the record says the villa market is below its 2024 level but near its five-year level: the 12-month median of $537,500 is $12,500 under the 60-month median of $550,000. Over ten years the gain is large, with a 120-month median of $395,000. A villa bought before 2022 is well ahead; one bought in 2024 may not be.
The county record shows what sold, not why. The context buyers cite, offered as context and not proven cause, is carrying cost: insurance on pre-2002 roofs, the 15.8% Villas I dues increase for 2026, higher master dues, and more Southwest Florida resale inventory after the 2022 to 2024 run.
The county’s just value says where your Worthington villa ranks among the 152 villas, not what it will sell for. The Lee County Property Appraiser’s just values for the villas run from $399,952 to $507,752, with a median of $450,704, well under the $537,500 median sale price of the last 12 months.
Data updated: September 2026 (Lee County Property Appraiser Just Value layer and parcel roll, retrieved 26 Sep 2026)
Just value is a mass-appraisal estimate as of January 1 and trails market prices (LeePA Just Value layer, retrieved 26 Sep 2026). The lake-frontage villa median is $461,043 and the golf-frontage median $443,799, which agrees with the recorded sales. If your villa’s just value is near the top of the range, the county sees more house, more lot or a pool; near the bottom, the opposite. Your taxable value can be far lower than your just value under the Save Our Homes cap, and that gap resets for your buyer.
Six things move value inside the Villas at Worthington: lake or golf frontage, a private pool, the plan and square footage, roof age and wind protection, condition and updates, and an enclosed courtyard or other approved addition. Because the villas are so uniform in size, these features decide where a villa sits in the $360,000 to $720,000 range.
Over 24 months the 11 lake-frontage villa sales had a $550,000 median and the 10 golf-frontage sales $526,250, the mean of $515,000 and $537,500. Villas I is mostly lake, Villas II mostly golf, and the highest recent sale was a golf villa, so the view’s quality, not only its type, matters.
Only 67 of 152 villas have a pool, and adding one needs ARC approval: the deck may extend no more than 3 feet beyond the villa’s width, with 10-foot side and rear setbacks and at least 25 feet from a lake (ARC Criterion 1). A pool villa has fewer competitors.
Sixty villas have 1,500 to 1,749 heated square feet and 92 have 1,750 to 1,999; none reaches 2,000 and none has four bedrooms. A 3-bedroom plan widens the buyer pool over a 2-bedroom, although many 2-bedroom plans have a den the county does not count.
Every villa first appeared on the tax roll between 1990 and 1995, before the Florida Building Code took effect on March 1, 2002 (Florida Building Commission). The county’s wind layer puts every villa at 160 mph design wind (LeePA Wind layer). A dated re-roof and opening protection lower the buyer’s insurance, and that shows up in the offer.
Kitchens, baths, flooring, air conditioning and windows are where villas differ most, and where the county record is silent. We match your updates to the villa sales that had them.
A Hampton or Aston courtyard enclosed to the ARC’s specifications, a permanent generator with a buried tank, and Bahama shutters are all allowed on villas (ARC Criteria 24, 28 and 33, retrieved 26 Sep 2026). Each adds value only if it was approved and permitted; an unpermitted addition becomes a buyer’s inspection item.
Our valuation beats the Zestimate for a Worthington villa because an automated model averages nearby sales by size and location, and inside Worthington’s gate that blends $200,000 condos, $400,000 carriage homes, $540,000 villas and $790,000 estate homes. It cannot see your roof permit, your pool approval, your view or your updates.
Automated estimates can place a villa near the Worthington community median, which was $360,000 over 12 months, or pull it toward estate-home comparables, which sold at $787,500 over 24 months. Neither is a villa number. The models also read the county’s sale records without knowing which low deeds were homes needing a roof.
We pull villa sales in the first window with ten or more, match your plan and view, adjust for pool, roof and updates, check the active and pending villa listings, and give you a range with the reasons written down. Start with the Worthington villa Home Valuation form or call Jesse direct at (239) 898-6072.
Worthington Villas and the Worthington Estate Homes are the only detached homes behind Worthington’s gate, and both have held value better than Worthington’s condos. Estate homes sell for more in dollars and per square foot; villas sell in greater numbers, carry lower dues and trade in a deeper price band that more buyers can reach.

On 24-month medians an estate home sold for about $244,000 more than a villa, for about 470 more square feet, a lot about 2,800 square feet larger and twice the odds of a pool. Per square foot the villa is about 14% cheaper. For a seller, that means an estate-home comparable overstates a villa, and a villa should never be priced by adjusting an estate-home sale for size.
A buyer who wants a detached house at the lowest carrying cost in the club, a lake view and a single story chooses a villa; a buyer who needs four bedrooms, a pool on most homes and a larger lot chooses an estate home. Estate-home owners can read the other side in our Estate Homes valuation guide.
Worthington villa values sit between Worthington’s estate homes and its Wedgewood carriage homes, and close to Highland Woods single-family homes outside the gate. On 24 months of recorded sales, villas sold at a $543,750 median and $300 per heated square foot, with the lowest neighborhood dues in Worthington.

On the county roll, Highland Woods single-family homes are about five years newer than the villas, similar in size at 1,746 heated square feet, on smaller lots of 5,793 square feet, with pools on 60% of homes, and a median just value of $498,068 against $450,704. Highland Woods charges $13,812.79 in 2026 club dues and a $10,000 capital contribution (Highland Woods 2026 estoppel and fee information, retrieved 26 Sep 2026). A buyer weighing both will pay for the villa’s larger lot and lake frontage and discount its older roof.
A Worthington villa buyer prices in $13,058 in 2026 master dues, villa dues of $2,988 in Villas I or $2,612 in Villas II, a $1,000 food and beverage minimum, a $12,500 capital contribution if new to Worthington, homeowners insurance on a pre-2002 house, and property tax at the 2025 rate of 12.7970 mills.

A buyer comparing a villa with a Wedgewood carriage home sees lower neighborhood dues on the villa but a full homeowners policy instead of a unit-owner policy. The villa with a documented newer roof wins that comparison; the villa with an original roof gives some of it back in price. There is no community development district on the tax bill (Lee County Special Districts).
Your price should come from villa sales and villa dues, not the Worthington-wide median. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, will pull every recorded villa sale that matches your frontage and pool and send you a range with the reasons. The things that move a Worthington villa’s number before you list are the roof documentation, a wind-mitigation report, ARC-approved exterior work, clearing any open permit, and timing the season. Each costs far less than it can add, and none needs a remodel.
Date the roof. Pull the City of Bonita Springs permit and final inspection for your roof (City of Bonita Springs Community Development, retrieved 26 Sep 2026). A buyer’s insurer asks for it first.
Get a wind-mitigation report. Florida insurers must offer credits for documented roof-deck attachment, roof-to-wall connections, roof shape and opening protection. A current form turns shutters and impact glass into a number.
Clear the ARC file. Repaints need ARC approval and a 2-foot test patch, and a red or orange driveway must be repainted or paved at the next repaint (ARC Criteria 8 and 9). Approvals are valid for one year.
Close open permits. An open or expired permit on a pool, courtyard roof or window job becomes a closing delay.
Time the season. Listing by late October or early November puts a villa in front of the first seasonal buyers. Selling now? Call Jesse direct at (239) 898-6072 or read our Worthington villa seller’s guide.
Whether to rent or sell a Worthington villa depends on the club’s leasing limits and your carrying cost. Leases must run 30 consecutive days to one year, except in February, the villa must be furnished, club privileges pass to tenants at most four times a year, renters may not keep pets, and the owner keeps paying $16,670 to $17,046 a year in dues.
The master declaration sets a 30-consecutive-day minimum and a one-year maximum per lease and bars short-term platforms and subleasing (Master Declaration, section 8). The Rental Forms allow the February exception and set the club’s $100 application, $350 processing and $300 to $500 amenities transfer fees (Rental Forms, rev. June 15, 2025). Villas I charges no neighborhood rental fee; Villas II charges $150.
Selling usually wins when the roof is near replacement, when you would give up golf for the months you rent, or when the rent would barely cover $17,000 in dues, insurance and tax. Renting can win for a villa with a newer roof that you plan to use again.
Seasonal and annual villa rents come from MLS rental records, not the county. We price the rent-or-sell question for your villa from those MLS rental records in a call: call Jesse direct at (239) 898-6072.
A free in-person Worthington villa valuation means Jesse McGreevy walks your villa, sees the roof, windows, pool and updates the county cannot, and gives you a written range built from villa sales. It is the fullest picture we can give you short of an appraisal, and it costs nothing.
There is no cost and no obligation. Call Jesse direct at (239) 898-6072, text or call, or request it with the Home Valuation form. If you are buying rather than selling, call Marc at (239) 287-5873 or read how we represent buyers in Bonita Springs.

The most common villa valuation we do starts with an owner who has seen a portal estimate near the Worthington community median, or one pulled up by an estate-home sale, and wants to know which is right. Usually neither is. Because we tracked every recorded villa sale for ten years, we pull the villa sales that match the owner’s frontage and pool, date the roof, and the range that comes back sits inside the villa band, with each sale named. That written range is what an owner takes into the listing decision.

These are the questions Worthington Villas owners ask about value, answered from Lee County Property Appraiser recorded sales and parcel records and the club’s 2026 fee schedules. For a number on your own villa, call Jesse at (239) 898-6072.
Most likely somewhere in the $360,000 to $720,000 range of the last 12 months’ villa sales, which had a $537,500 median. Frontage, pool, roof and updates set where yours falls; the form at the top of this page gets you a written range.
$537,500 over the 12 months through August 2026, from 13 qualified sales. The 24-month median is $543,750 on 22 sales, and the 60-month median $550,000 on 53.
Thirteen, about 8.6% of the 152 villas, totaling $6,854,025.
$720,000, a golf-frontage Villas I home on Bridgeford Avenue recorded in October 2025. The five-year high is $760,000, recorded in February 2024.
$360,000, recorded in August 2026. The county record does not show condition, and a low deed often reflects a villa that needed a roof or updates.
A median of $306 per heated square foot over 12 months and $300 over 24 months.
From the 2024 peak, yes. All seven 2024 sales closed between $605,000 and $760,000, while the 12-month median is $537,500. Against the five-year median of $550,000, the drop is small.
Yes. The 120-month villa median is $395,000, and the 13 villa sales of 2019 had a $320,000 median.
Over 24 months lake-frontage villas sold at a $550,000 median against $526,250 for golf-frontage villas, and the county’s just values also run higher for lake villas.
A golf view is not a premium over a lake view on the villa side of Worthington, but the highest villa sale of the last 12 months, $720,000, was a golf-frontage villa.
A pool sets a villa apart because only 67 of 152 have one. Eight of the 21 villa sales we matched over 24 months had a pool, and we price yours against those.
There is no fixed figure. A documented newer roof lowers the buyer’s insurance quote on a pre-2002 villa and widens the buyer pool, and we price it against villa sales with and without one.
Not materially. The county’s median just value is $453,894 in Villas I and $447,316 in Villas II; frontage, pool and condition matter more.
Usually, because it reaches more buyers. 108 villas are 3-bedroom, 2-bath plans and 43 are 2-bedroom, 2-bath, and many 2-bedroom plans have a den the county does not count.
From $399,952 to $507,752, with a median of $450,704. Just value is a January 1 tax-roll estimate that trails market prices.
Often not. Automated estimates cannot see your roof date, pool approval, view or updates, and inside Worthington they can be pulled toward condo or estate-home sales.
The sale-to-list ratio is an MLS measure that the county does not record; in the Southwest Florida MLS, the 16 villas that closed in the last 12 months (29 Sep 2025 to 29 Sep 2026) sold at a median 96.2% of final list price. We pull it for every valuation.
Days on market also come from the MLS, and for those same 16 villa closings the median was 113 days. The county record shows 11 of the last 13 villa sales recorded between October and May.
Late October through spring. Three of the four highest villa sales of the last 12 months recorded between October and December 2025.
They help it. Villa dues of $2,612 to $2,988 are the lowest in Worthington, below every condo association’s $4,860 to $7,712, so a villa’s carrying cost reads well against a carriage home’s.
No public record ties a sale price to it. Villas I dues are $2,988 for 2026, still the second-lowest in Worthington.
$17,046 in Villas I and $16,670 in Villas II in 2026 for master dues, villa dues and the food and beverage minimum, plus tax and insurance.
The club’s 2026 fee schedule lists it as due from the new owner, or $1,306 from an existing Worthington owner; any other split is negotiated.
On 24-month medians an estate home sold for $787,500 and a villa for $543,750, at $348 and $300 per heated square foot.
A Highland Woods single-family home has a median just value of $498,068 against $450,704 for a villa; it is newer and more often has a pool, on a smaller lot.
No. They apply to condominium buildings of three or more habitable stories; villas are one-story detached homes in Chapter 720 homeowners’ associations.
Every villa is in FEMA Zone X, minimal flood hazard, so a lender does not require flood insurance, which helps value.
Document the roof and clear open permits first. We show you which villa sales had updates, so you can weigh a renovation’s cost against its likely return.
Compare the net rent under the club’s leasing rules with your dues, insurance and tax, and with the roof you will eventually replace. We run the numbers for your villa in a call.
The commission you negotiate, documentary stamp tax on the deed at $0.70 per $100, title and closing charges and estoppel fees; at the $537,500 median the deed stamps are $3,762.50.
The online form gets you a range quickly; an in-person visit adds the roof, windows and updates the record cannot show. Most villa owners start online and finish in person.
No. It is a broker’s price opinion built from recorded villa sales; a lender’s appraisal is done by a licensed appraiser.
