Updated September 2026 · Jesse McGreevy and Marc Comisar, Domain Realty

McGreevy and Comisar represent buyers in the Estate Homes at Worthington, and this is the buyer’s guide we hand every Estate Home client before a first tour. Top 1% Real Estate Agents Nationally Since 2008, with over $900 million in personal sales.

This guide is for buyers of the Estate Homes at Worthington, the 127 detached, one-story golf and lake homes inside Worthington Country Club, the gated, 799-residence bundled golf community in Bonita Springs, Florida. Our Estate Homes guide covers the neighborhood itself; this page covers how to buy one well: which street and association fit you, what an Estate Home costs to own, what the county record says they sell for, and how the club approval and Florida disclosure rules work from the buyer’s side.

Before you choose an agent, compare the ones who work this market: we publish the best real estate agents in Bonita Springs, compared on the public record. Already own a Worthington home you plan to trade? Start with our Estate Home seller’s guide or read what a Worthington Estate Home is worth. Weighing another part of Worthington? What Does It Take to Buy an Estate Home at Worthington?

Buying a Worthington Estate Home takes a budget for the price, recently $580,000 to $975,000, plus a $12,500 capital contribution and $16,178 to $16,478 a year in 2026 dues; patience, because only about seven Estate Homes record a sale in a year; and a plan for a house built between 1990 and 1995.

Every Estate Home purchase is a resale. The 127 homes were built out by 1995, with one home carrying a 2009 build year, and there is no vacant lot or developer inventory in the neighborhood (LeePA parcel roll, retrieved 26 Sep 2026). So the questions that matter most are the roof, the windows and doors, the pool and its equipment, and what the seller has updated.

The purchase itself runs in a familiar order with two Worthington steps added. You sign a written buyer agreement before touring. You tour with the street and association in mind. You write an offer with an inspection period and the association documents in hand. The HOA issues its Certificate of Approval before closing (Purchaser’s Packet, retrieved 26 Sep 2026). At closing you pay the capital contribution to the Worthington Master Association and become a full golf member (2026 Fee Schedule, retrieved 26 Sep 2026).

Why McGreevy and Comisar Are the Best Realtor for Worthington Estate Home Buyers

McGreevy and Comisar are the best realtor choice for a Worthington Estate Home buyer because we price an offer from the 127 Estate Homes’ own recorded sales, street by street, not from Worthington’s $360,000 community median, which is set mostly by condominiums. With about seven Estate Home sales a year, the right offer comes from knowing each one.

Recent Estate Home track record (last 12 months, September 2025 through August 2026): 7 Estate Homes recorded qualified sales with the Lee County Property Appraiser · $5,305,000 in total recorded volume · highest-priced sale $945,000, a Rochester Court lake-frontage home recorded in March 2026 · 18 sales at a $787,500 median over the 24 months to August 2026. In the last 12 months we tracked every one of those sales parcel by parcel and matched it to its street and frontage. Days on market and the sale-to-list ratio come only from the Southwest Florida MLS, and there the 16 Estate Homes that closed in the last 24 months (29 Sep 2024 to 29 Sep 2026) sold at a median 90.8% of final list price after a median of 109 days.

For luxury Estate Home buyers: the four-bedroom plans and the homes of 3,000 square feet or more are the scarcest product in Worthington, 10 and 7 homes respectively. We bring private previews where sellers allow them and discreet inquiries to owners on the streets you want.

Key Takeaways for a Worthington Estate Home Buyer

A Worthington Estate Home buyer should hold eight facts before touring, each sourced below and current to September 2026: what you are buying, what it sells for, how the market is moving, what it costs to own and to enter, the flood and wind picture, the rules, and the closest alternative.

  • 127 detached, one-story homes in two associations. Single Family I, 70 homes on Bridgeford Avenue, and Single Family II, 57 homes on Tonbridge Court, Rochester Court and two Southampton Drive lots.
  • The biggest homes in Worthington. 1,872 to 3,416 heated square feet, a 2,225 median, the only four-bedroom plans behind the gate, and a private pool on 112 of 127.
  • A $787,500 24-month median across 18 qualified sales, the mean of $775,000 and $800,000, at about $348 per heated square foot.
  • About seven sales a year. Seven recorded in the 12 months to August 2026, from $580,000 to $945,000, and three of four 2026 sales through August recorded at $700,000 or less.
  • $16,178 to $16,478 a year in 2026 dues, plus a $1,000 food and beverage minimum and a one-time $12,500 capital contribution; bundled golf, no equity fee, no CDD.
  • FEMA Zone X and evacuation Zone C, in a 160 mph design-wind region, so the roof and windows drive the insurance quote.
  • Pets up to 25 pounds, leases of 30 days or more, at most four a year, and ARC approval for any exterior change, including a pool.
  • The Worthington Villas are the alternative: 152 smaller detached homes at a $543,750 24-month median.

How Do We Track the Estate Home Market for a Buyer?

McGreevy and Comisar track the Worthington Estate Home market from the Lee County Property Appraiser’s recorded qualified sales and parcel roll, matched to all 127 Estate Home parcels, and add Southwest Florida MLS listing data for the homes you tour. Every figure names its window, and we widen the window until it holds ten sales.

Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)

What we tracked

We tracked 92 qualified Estate Home sales over the ten years to August 2026, and we counted heated area, bedrooms, baths, pool, lot size and frontage on every one of the 127 parcels on the September 2026 roll. We assigned each parcel to Single Family I or II from the recorded master declaration, the club’s assessment sheet and the county plat blocks, which all agree on 70 and 57 homes.

Our window rule

We quote a median only when a window holds ten or more sales. The 12-month Estate Home window holds 7, so we list those sales; the 24-month window holds 18, so its $787,500 median is the headline. Under ten, a single renovated house can move a median by $100,000.

What the county record cannot tell you

The county does not record list prices, days on market, seller credits or condition. Those come from the MLS and from the house. From the Southwest Florida MLS, pulled 29 Sep 2026, the 16 Estate Home closings of the last 24 months (29 Sep 2024 to 29 Sep 2026) ran a median of 109 days on market and a median 90.8% of final list price; for the homes you tour, we pull active listings and each home’s own history for you.

What Is the Estate Home Market Like for Buyers Right Now?

The Worthington Estate Home market is thin and a little softer for buyers in 2026. Seven qualified sales recorded in the 12 months to August 2026, and three of the four sales recorded in 2026 through August were at $700,000 or less, against an $800,000 median for calendar 2025.

What the five-year trend shows

The calendar-year median rose from $446,250 across 18 sales in 2020 to $565,000 in 2021, $737,000 in 2022 and $800,000 across 13 sales in 2025. The 2023 and 2024 years had fewer than ten sales each; 2024 included two sales at $1,100,000, the highest in our ten-year file. Per square foot the market has been steadier than price, at about $348 over 24 months against $353 over 60 months.

Supply and negotiation room

About one Estate Home in 18 records a sale in a year, so there may be only a handful for sale at any time, and the best ones go in season. Months of supply is an MLS measure we read for your price band when you start touring. What the Southwest Florida MLS already shows: Estate Homes that closed through it over the last 24 months (16 closings, 29 Sep 2024 to 29 Sep 2026) sat a median of 109 days and sold at a median 90.8% of final list price. The lower 2026 prints suggest room to negotiate on homes that need roofs or updates, less on updated pool homes on good lots.

Mortgage rates

We do not print a rate on this page because it changes weekly; Freddie Mac’s Primary Mortgage Market Survey publishes the national average each Thursday. A cash offer strengthens a bid in a thin market, and a financed buyer should have a lender’s pre-approval in hand before the first tour.

What Does an Estate Home Cost by Association, Street and Size?

A Worthington Estate Home’s price depends mostly on size, pool, view and condition, and less on the association. Single Family II, on Tonbridge and Rochester Courts, recorded 10 sales over 24 months at a $787,500 median; Single Family I, on Bridgeford Avenue, recorded 7, too few for a median.

The 14 homes at 13400 to 13471 are villas, not Estate Homes, so check the number. Dues are $780 a quarter. The one April 2026 Bridgeford sale matched on the roll recorded at $680,000.

Tonbridge Court, Single Family II

Tonbridge Court’s 36 homes and the two Southampton Drive lots at its mouth are all golf lots, built mostly from 1993 to 1995, with a cul-de-sac common area and gazebo maintained by the association. Recent sales include $900,000 in October 2025 and $700,000 in July 2026.

Rochester Court, Single Family II

Rochester Court’s 19 homes near the clubhouse include 9 lake lots beside Lakes 12 and 13, and three of the seven Estate Homes of 3,000 square feet or more. Three of the six sales matched to a street in the last 12 months were here, at $580,000, $900,000 and $945,000.

The scarce plans: four bedrooms and 3,000 square feet

Only 10 Estate Homes have four bedrooms, eight of them in Single Family II, and only 7 have 3,000 square feet or more of heated area. If you need either, expect to wait for one and to move quickly when it lists; we set alerts and make owner inquiries on the streets where these plans sit.

What Are the Estate Homes Like Inside and Out?

Worthington Estate Homes are one-story, detached concrete-block homes with concrete tile roofs, attached garages and, in 88% of cases, a screened pool and lanai. Heated area runs from 1,872 to 3,416 square feet with a 2,225 median, and most are three-bedroom, two-bath plans on lots of about a quarter acre.

Size and plans

Most homes, 61 of 127, fall between 2,000 and 2,249 heated square feet. Sixty-three are three-bedroom, two-bath plans, 28 are two-bedroom, two-bath, 13 are three-bedroom, three-bath and 10 have four bedrooms. The county counts only rooms it classes as bedrooms, so a two-plus-den plan appears as two bedrooms. Under-roof area, which adds the garage and lanai, has a 4,313 square foot median.

Pools, garages and lots

Every Estate Home has an attached garage and is one story. The median lot is 10,250 square feet, from 9,627 to 18,260, with the biggest being pie-shaped cul-de-sac lots up to 0.42 acres. Golf-frontage homes are the likelier to have a pool, 91 of 99, against 21 of 28 on lake lots (LeePA parcel roll, retrieved 26 Sep 2026).

Construction era

The homes were built between 1990 and 1995, except one with a 2009 build year, so all but one predate the statewide Florida Building Code that took effect 1 March 2002 (Florida Building Commission, retrieved 26 Sep 2026). The club’s Rules and Regulations credit the community’s design to Arthur Rutenberg (Rules and Regulations, retrieved 26 Sep 2026). No public source names the individual floor plans.

How Do Estate Home Prices Compare With Nearby Bonita Springs Clubs?

Worthington Estate Homes give a buyer the most house and land for the bundled-club dollar among nearby clubs. On the same county roll, their median just value of $646,654 matches Spanish Wells single-family homes, sits well below Pelican Sound’s $960,931, and buys more than Highland Woods’ smaller homes on smaller lots.

How to read the comparison as a buyer

If you do not golf, Spanish Wells gives a similar house with optional membership. If you want newer construction and a river setting, Pelican Sound costs about 49% more on county value. Highland Woods matches Worthington’s 799 residences and bundled model but its single-family homes are smaller on much smaller lots. For every club in the county, see our Lee County golf communities guide.

Worthington Estate Homes vs Worthington Villas: Which Should You Buy?

Worthington Estate Homes and Worthington Villas are both detached, one-story homes behind the same gate with the same club and $13,058 master dues. An Estate Home gives you about 470 more square feet, a lot about 2,800 square feet bigger and an 88% chance of a pool, for about $244,000 more at the 24-month median.

Who should choose which

Choose an Estate Home if you want a pool at home, a real third or fourth bedroom for family, a bigger yard and garage, or more distance from neighbors on a fairway. It also suits owners planning to stay for years, since only 127 exist. Choose a villa if you want the same club for about $244,000 less, are happy in about 1,750 square feet, and a lake lot matters more than a private pool; the villas have 59 lake lots. Our Worthington Villas buyer’s guide covers that side.

What Are the Steps to Buy an Estate Home at Worthington?

Buying a Worthington Estate Home runs in eight steps: sign a buyer agreement, build a budget with the full fee stack, choose the street and plan, tour within the gate’s rules, write the offer from recorded Estate Home sales, inspect the house and read the documents, get the HOA Certificate of Approval, and close.

Step 1: Sign a buyer agreement and set the brief

Since August 2024, a written buyer agreement comes before touring. We use the first meeting to set your brief: bedrooms, pool, golf or lake, street, budget and timing.

Step 2: Build a budget that includes the fee stack

Add the $12,500 capital contribution and $16,178 to $16,478 a year in 2026 dues to your price, plus the $1,000 food and beverage minimum, property tax at purchase value, insurance and pest control.

Step 3: Choose the street and plan before the house

Bridgeford Avenue, Tonbridge Court and Rochester Court differ in lot type and plan mix. Knowing which fits keeps you from touring homes that were never going to work.

Step 4: Tour with the gate in mind

Visitors and vendors use the staffed main gate on Bonita Grande Drive, and open houses run only on weekend afternoons (Open House Guidelines, retrieved 26 Sep 2026). We schedule private showings and put you on the gate list.

Step 5: Write the offer from Estate Home sales

We write from the 24-month Estate Home record and the three to five sales closest to the house, not from list price or the community median.

Step 6: Inspect the house and read the documents

Order a home inspection, a four-point report and a wind-mitigation report, and read the master declaration, the ARC criteria and the Single Family association’s budget and minutes during the inspection period.

Step 7: Get the HOA Certificate of Approval

The association reviews the buyer and issues its Certificate of Approval before closing. Tell us early about pets, since the limit is 25 pounds.

Step 8: Close and join the club

At closing you pay the capital contribution and prorated dues and taxes, and you walk out a member of the club with golf, tennis, fitness and dining.

What Will You Pay to Own a Worthington Estate Home?

A Worthington Estate Home costs $16,178 a year in 2026 master plus neighborhood dues in Single Family I and $16,478 in Single Family II, plus a $1,000 food and beverage minimum, a one-time $12,500 capital contribution for a buyer new to Worthington, property taxes, insurance and pest control.

What the master dues pay for

The $13,058 covers the club: an 18-hole, par-72 course playing up to 6,730 yards (FSGA, retrieved 26 Sep 2026), five Har-Tru tennis courts, bocce, the fitness center, the resort pool and the clubhouse, with no equity fee (Worthington CC Membership, retrieved 26 Sep 2026). It breaks down as $8,957 operating, $501 business capital and $3,600 capital reserves, and it rose about 1.1% from 2025.

What costs extra

Golf carts are separate: $25 per player per round for a club cart, a $1,875 annual trail fee for your own cart, or a $2,125 annual lease. Every home also owes the $1,000 food and beverage minimum. Pest control is the owner’s contract: “All Single Family Homes & Villas are responsible for their own pest control expenses” (Purchaser’s Packet, p. 5, retrieved 26 Sep 2026).

What the neighborhood dues cover

The Single Family associations handle routine landscaping, “mowing, mulching, edging, tree, and palm trimming and pesticide application,” while the owner answers for the overall condition of the lawn and plantings (ARC Criteria, Criterion 18(a), retrieved 26 Sep 2026). The owner maintains, repairs and replaces the home and roof under Section 11.1 of the master declaration. Neither association runs a neighborhood pool.

Property tax at your purchase price

The Estate Homes sit in tax district 017, where the 2025 total was 12.7970 mills (2025 Millage Book, retrieved 26 Sep 2026). As rough arithmetic, a buyer taxed on the $646,654 median just value would owe about $8,275 before any homestead exemption. Your assessment resets at purchase, so the seller’s bill is not your bill. There is no community development district (Lee County Special Districts, retrieved 26 Sep 2026). Selling a Worthington home to fund the move? Read what your Worthington Estate Home is worth or call Jesse direct at (239) 898-6072; buying, call Marc at (239) 287-5873 or see how we represent buyers in Bonita Springs.

What is not published, and how you get it

The Single Family I and II budgets, reserve balances and any special assessments are behind the owner portal. Ask the seller for the current budget, reserve schedule and last two years of minutes as a contract condition, read the estoppel certificate, and call the HOA office at (239) 495-2278.

How Do You Check Flood Zone and Insurance for an Estate Home?

You check flood and insurance for a Worthington Estate Home in three steps: confirm FEMA Zone X on the parcel, get a four-point and wind-mitigation report during your inspection period, and quote a homeowners policy, plus a flood policy if Citizens will write you. Worthington has no parcel in a FEMA Special Flood Hazard Area.

Data updated: September 2026 (FEMA National Flood Hazard Layer; Lee County Property Appraiser hazard layers, retrieved 26 Sep 2026)

Flood zone and evacuation

FEMA’s National Flood Hazard Layer returns Zone X across Worthington on FIRM panel 12071C0678F, effective 28 August 2008 (FEMA NFHL Flood Hazard Zones, retrieved 26 Sep 2026), and the county puts the community in evacuation Zone C (Lee County Zone C, retrieved 26 Sep 2026). A lender does not require flood insurance in Zone X.

Wind, roofs and the four-point inspection

The homes sit in a 160 mph design-wind, wind-borne-debris region (LeePA wind design layer, retrieved 26 Sep 2026). On a 1990 to 1995 home, insurers look at roof age, roof-to-wall connections and opening protection; the four-point report covers roof, electrical, plumbing and HVAC. Roof replacement years are not on the county roll, so ask for the permit.

Citizens and the flood-coverage mandate

Citizens personal residential policyholders must carry flood coverage when dwelling replacement cost is $400,000 or more for policies effective from 1 January 2026, and for all such policies from 1 January 2027 (Section 627.351, Florida Statutes, retrieved 26 Sep 2026). Most Estate Homes are likely above that threshold on replacement cost.

Flood discounts and storm history

Bonita Springs’ Community Rating System Class 5 rating gives a 25% discount on NFIP premiums (City of Bonita Springs CRS, retrieved 26 Sep 2026). The Imperial River gauge crested at 15.32 feet after Irma in 2017 and 12.32 feet after Ian in 2022 (NOAA gauge BSIF1, retrieved 26 Sep 2026); no primary source we found says Worthington’s homes flooded, so read the seller’s flood disclosure.

Which Worthington Rules Decide Whether an Estate Home Works for You?

The Worthington rules that decide whether an Estate Home works for you are the 25-pound pet limit, the leasing limits, architectural approval for every exterior change including pools and generators, and the licensed-driver rule for golf carts. Read them before you write an offer, not after.

Pets

Owners may keep household pets such as a dog or cat weighing no more than 25 pounds, leashed outdoors and never left alone on a lanai or in a garage, and tenants may not have pets (2024 Master Declaration, Section 4.6, retrieved 26 Sep 2026).

Leasing

Leases must be 30 consecutive days or more, no longer than one year, no more than four a calendar year, furnished and approved; short-term platform rentals are not allowed (Rules and Regulations, retrieved 26 Sep 2026). We found no first-year leasing ban in the master declaration; the Single Family declarations are not online, so an investor should read them first.

Adding a pool, generator or solar

A pool or addition may extend no more than 3 feet beyond the width of the home, with 10-foot side and rear setbacks and 25 feet from a lake. Permanent generators are allowed on Estate Homes with a buried fuel tank, a landscaped screen and a City permit, and solar panels go on rear or side roofs only (ARC Criteria, retrieved 26 Sep 2026).

Paint, fences and roofs

Exterior colors must be earth tones, fences are not allowed, and a re-roof must match the existing tile’s shape, color and material unless the ARC approves a justified change. Every approval expires after one year if the work is not done.

Golf carts

Only licensed drivers may drive golf carts on the course or community roads (The Eagle, Spring 2026, retrieved 26 Sep 2026). Every Estate Home’s attached garage has room for one.

What Do Florida Disclosure Laws Mean for an Estate Home Buyer?

Florida disclosure law gives a Worthington Estate Home buyer the Section 720.401 homeowners’ association disclosure summary before signing, which the seller’s side supplies, plus the flood disclosure and property tax summary. On your side of the same sale you owe the $12,500 capital contribution to the master association at closing.

The Section 720.401 disclosure summary

A buyer of a home in a mandatory homeowners’ association must be presented a disclosure summary before signing the contract, and on a resale it comes from the selling owner. If you did not get it first, you may cancel by written notice within 3 days after receiving it or before closing, whichever comes first, and that right cannot be waived (Section 720.401, Florida Statutes, retrieved 26 Sep 2026). Who pays estoppel or transfer charges beyond the capital contribution is a negotiated term, and we write it in.

Flood and tax disclosures

Since 1 October 2025, the seller must disclose any flood-damage insurance claim and any federal flood assistance at or before the contract (Section 689.302, Florida Statutes, retrieved 26 Sep 2026), and the property tax summary warns you not to rely on the seller’s taxes (Section 689.261, retrieved 26 Sep 2026).

Why the condominium rules do not apply

The Estate Homes are single-family homes under Chapter 720, not condominiums under Chapter 718, so the condo resale package and its cancellation window do not apply. Florida’s milestone inspections and structural integrity reserve studies apply to condominium buildings of three or more habitable stories (Section 553.899; DBPR Condominium Inspections, retrieved 26 Sep 2026), not to a one-story detached home. The roof reserve on an Estate Home is your own.

When to bring in the closing agent or an attorney

We set the contract up correctly from the start, and on any question of law we send you to a Florida real estate attorney or the closing agent; we are not your lawyer. Our Estate Home seller’s guide describes the same split from the seller’s side.

How Do We Find You the Right Estate Home?

McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, find you the right Worthington Estate Home by starting with the street and plan, watching for the few Estate Homes that come up each year before and as they list, and touring with the questions that decide value on a 1990s pool home: roof, windows, pool, view and updates.

Start with the street and the plan

A four-bedroom buyer looks mostly at Single Family II. A lake-view buyer looks at Bridgeford Avenue’s lake loop and Rochester Court. A buyer who wants a long fairway view looks at Tonbridge Court. We narrow the 127 homes to the few dozen that fit before the first tour.

Before the MLS: what our team hears first

With about seven Estate Home sales a year, the best homes can be spoken for early. Our team works Worthington year-round, and when owners tell us they are thinking of selling, we can make introductions where the seller agrees.

Tours that answer the right questions

On every tour we check the roof and its permit date, the windows and shutters, the pool equipment and cage, the air-conditioning age and the view from the lanai at the time of day you will use it.

Inspection and the documents

We line up the home inspector, the four-point and wind-mitigation inspectors, and the insurance quote inside the inspection period, and we read the association documents with you.

How Do We Negotiate for You on an Estate Home?

We negotiate an Estate Home purchase from the recorded Estate Home sales, not the list price, and we use what the inspection and insurance quote reveal. In a market with about seven sales a year and softer 2026 prints, price, roof credits, what conveys and the closing date are all negotiable.

Price

We show the seller the three to five Estate Home sales that match the house and explain any gap between them and the asking price. The 24-month Estate Home range of $580,000 to $975,000 gives room to argue both ways, which is why the comparables matter.

Terms that matter here

Roof age, window protection and pool equipment are the usual credits. Furniture and a golf cart can be negotiated with the home and valued separately. A realistic approval period protects you from a closing date the association cannot meet.

Earnest money

A strong deposit and a short inspection period make an offer stronger without raising the price; we set both to fit your risk and the house.

Using the season

Fifteen of 18 Estate Home sales in the last 24 months recorded between October and May. Summer listings see fewer buyers, which can mean more room; in-season listings on updated pool homes move faster. Call Marc at (239) 287-5873 or read how we represent buyers in Bonita Springs; if you have a home to sell first, start with our Estate Home seller’s guide.

What Are Buyer Closing Costs on a Worthington Estate Home?

Buyer closing costs on a Worthington Estate Home combine Florida’s usual purchase costs with the club’s own charge, the $12,500 capital contribution for a buyer new to Worthington, or $1,306 for an existing owner, plus prorated dues and taxes. A cash buyer skips the mortgage taxes.

Florida costs a buyer usually pays

A financed buyer pays documentary stamp tax on the note at 35 cents per $100 of the loan and the intangible tax on the mortgage at 2 mills (Section 201.08; Section 199.133; Florida Department of Revenue, retrieved 26 Sep 2026). The deed stamp is customarily a seller cost in Lee County. Add the lender’s title policy, recording fees, inspections, survey and prepaid insurance.

How Does Buyer Representation Work After the NAR Settlement?

Buyer representation after the NAR settlement works on a written agreement signed before you tour. Since 17 August 2024, MLS-participant agents must have a written agreement with a buyer before touring a home together, and it must state the compensation, which is negotiable and not set by law or the MLS.

What changed

The National Association of REALTORS® summarizes the changes on its consumer page (NAR, The Facts, retrieved 26 Sep 2026). A written buyer agreement comes first, including for a private Estate Home showing. The agreement states the amount or rate, and the agent cannot receive more than it states. Offers of compensation no longer appear in the MLS, though a seller may still offer to pay a buyer’s agent and you can ask for it in your offer.

How we handle it

We explain our agreement at the first meeting, before any tour, and state what we will be paid and how. Where it helps your position, we ask the seller to cover buyer-agent compensation in the offer and show you the effect on your net price. Unless you agree otherwise in writing, a Florida licensee works with you as a transaction broker (Section 475.278, Florida Statutes, retrieved 26 Sep 2026).

How Can You See Every Estate Home on the Market Right Now?

You can see every Worthington Estate Home on the market today through our team’s live listings site, which pulls from the Southwest Florida MLS; search Worthington in Bonita Springs and filter to single-family homes. We do not print a list here because Estate Home inventory is small and changes weekly.

Data updated: September 2026 (live inventory from the Southwest Florida MLS via DomainRealtyGroup.com; recorded sales from the Lee County Property Appraiser, retrieved 26 Sep 2026)

Live Worthington inventory is on DomainRealtyGroup.com, our team’s search site. Single-family results include both Estate Homes and villas, so check the street and number against the list below.

Reading an Estate Home listing

Check three things. First, the address: Bridgeford Avenue 13000 to 13390, Tonbridge Court, Rochester Court, or 13771 and 13781 Southampton Drive are Estate Homes; Bridgeford Avenue from 13400 up is villas. Second, the HOA field: listing agents enter fees their own way, so budget from the club’s 2026 schedules. Third, the roof year and its permit.

Set Up Custom Listing Alerts

The best Estate Homes, especially four-bedroom plans and updated golf-view pool homes, can go under contract quickly in season. Ask Marc to set up a saved search for the Estate Home streets and your price band, and you will get new listings and price changes by email as they hit the MLS. Call Marc at (239) 287-5873 or start your Estate Home buyer consultation and ask for alerts.

What Schools, Healthcare and Beaches Come With an Estate Home Address?

A Worthington Estate Home address comes with Lee County public schools by proximity-zone choice, with Bonita Springs Elementary about 3.3 miles away; NCH North Naples Hospital about 14 minutes away; Bonita Beach Park about 14 minutes away; and Southwest Florida International Airport about 28 minutes away.

Schools

The district’s 2026-2027 plan places Bonita Springs schools in Elementary Proximity Zone Q, Middle Zone GG and the High School South Zone (Student Enrollment Plan 2026-2027, retrieved 26 Sep 2026). Bonita Springs Middle is about 4.3 miles and Bonita Springs High about 5.8 miles from the entrance. Confirm your zone with Lee Schools Student Enrollment.

Healthcare

NCH North Naples, a 311-bed hospital, is about 7.9 miles and 14 minutes away (FloridaHealthFinder, retrieved 26 Sep 2026), and Lee Health’s Coconut Point emergency department is about 17 minutes (Lee Health, retrieved 26 Sep 2026). The Bonita Springs Fire district’s main station is 0.6 miles from the entrance (Bonita Fire, retrieved 26 Sep 2026).

Beaches, airport and shopping

I-75 Exit 116 is about 0.9 miles from the main entrance. Bonita Beach Park is about 7.1 miles, Coconut Point about 9.9 miles and the airport about 19.6 miles, in free-flow traffic (OSRM, retrieved 26 Sep 2026). Midtown at Bonita, across Bonita Beach Road, broke ground in November 2025 (WINK News, retrieved 26 Sep 2026); our Midtown at Bonita guide tracks it.

Is an Estate Home at Worthington the Right Buy for You?

An Estate Home at Worthington is the right buy if you want Worthington’s bundled club with the most house, the biggest lot and a private pool, and you are comfortable owning a 1990s home whose roof and windows are your responsibility. It is the wrong buy if you do not golf, have a large dog or want new construction.

Buy here if

  • You want a detached pool home on a golf or lake lot with bundled club membership.
  • You need three real bedrooms or a fourth for family.
  • You want low neighborhood dues, $3,120 to $3,420, and no condo-law exposure.
  • You value an inland Zone X address near I-75.

Look elsewhere if

  • You do not golf and would rather not pay $13,058 in club dues.
  • Your dog weighs more than 25 pounds.
  • You want a home built under the current Florida Building Code.
  • You want to rent short-term or more than four times a year.

A first-hand note from our research

When we built our Estate Home file, an earlier research pass had only inferred which Bridgeford Avenue blocks were Estate Homes, so we confirmed the split from four primary sources: the recorded master declaration, the club’s assessment sheet, the county plat blocks and the club’s color-coded map. The lesson carries into every search: Bridgeford Avenue runs past 13390 into Villas I, and most Southampton Drive addresses are villas or carriage homes, so we check each listing’s legal description before a client tours.

Why Does an Estate Home Specialist Matter?

An Estate Home specialist matters because the price, dues and rules differ from the rest of Worthington, and a general Bonita Springs agent will price the Estate Homes off a community median set by condos. A specialist knows the streets, the plans, the pool rate and the scarce four-bedroom homes, and writes the offer accordingly.

If you’re searching for “the best buyer’s agent in Bonita Springs, Florida,” McGreevy and Comisar represents homebuyers across Estero, Bonita Springs, Naples, Fort Myers, Lee County, Collier County, and Babcock Ranch. Whether you’re relocating, snowbirding, investing, buying your first home, or upgrading to luxury, including in Bonita Bay, Pelican Bay, Mediterra, West Bay Club, Pelican Sound, Shadow Wood, Miromar Lakes, Talis Park, and the SWFL coastal corridor, our team provides honest market guidance, pre-MLS access, partner-level negotiation, and a clear plan to help you buy confidently.

In the Estate Homes that means reading the street before the house, knowing the club’s paperwork from the Certificate of Approval to the capital contribution, and pricing from what homes record, not what they list for. McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, bring that to every Estate Home buyer.

Frequently Asked Questions, Selling One Home to Buy an Estate Home

These are the questions buyers ask when they need to sell a current home, often a Worthington condo or villa, to buy an Estate Home.

I own a Worthington condo or villa. What capital contribution do I pay?

The club’s 2026 Fee Schedule lists $1,306 for a buyer who already owns in Worthington, instead of $12,500. We confirm your status with the club before you sign.

Should I sell first or buy first?

With about seven Estate Home sales a year, many buyers write the purchase first with a timed closing, then sell; we set both contracts so you move once.

Can I make my offer contingent on selling my home?

Yes, though a contingent offer is weaker in season. A pre-listing valuation of your current home shows the seller your plan is real.

How do I find out what my current home is worth?

Use our free valuation for your Worthington neighborhood or call Jesse direct at (239) 898-6072 for a written range.

Can one team handle both sides?

Yes. Jesse runs the sale and Marc runs the purchase, so the two closings line up.

What if my current home is outside Florida?

We coordinate timing with your agent there and can structure a longer closing on the Estate Home.

Do I pay two sets of Worthington dues while I switch?

Only for the days you own both; dues are prorated at each closing.
