McGreevy and Comisar represent buyers on Sherburne Circle, and this is the Wedgewood-Sherburne buyer’s guide we hand every client before a first tour. Top 1% Real Estate Agents Nationally Since 2008, over $900 million in personal sales, and a Bonita Springs office a short drive from the Worthington gate.

This guide is for buyers of Wedgewood-Sherburne, the 116-unit carriage-home condominium of two-story, four-unit buildings with garages inside Worthington Country Club, the gated bundled golf community in Bonita Springs where every owner is a club member. Our neighborhood guide covers the buildings and their history; this page covers how to buy here well: which plan, floor and view fit you, what a unit costs to own in 2026, what the county record says units sell for, what to ask about the 2011 roofs, and how the club approval and Florida condo rules work from the buyer’s side. Marc Comisar leads buyer representation for our team, and Jesse McGreevy leads pricing, so the same two people read every Sherburne sale on both sides.

Before you choose an agent, compare the ones who work this market: we publish the best real estate agents in Bonita Springs, compared on the public record. Selling a Sherburne unit to move up? Start with our Wedgewood-Sherburne seller’s guide or what your Wedgewood-Sherburne condo is worth. Comparing associations? What Does It Take to Buy a Condo in Wedgewood-Sherburne?

Buying a condo in Wedgewood-Sherburne takes about $400,000, the 24-month median of 13 recorded sales, plus a $12,500 club capital contribution at closing and $19,758 a year in 2026 association dues, master dues and dining minimum. It also takes an HOA Certificate of Approval, a read of the condominium documents and a clear answer on the 2011 roofs.

In return you get one of the largest condo floor plans in Worthington, 1,446 to 1,576 heated square feet with 2 full baths and 2 or 3 bedrooms, a garage, a lake or golf view, an association pool, pickleball and tennis on your own circle, and full membership in Worthington Country Club with no equity fee and no waitlist (Worthington CC Membership, retrieved 26 Sep 2026). Legally a Sherburne unit is a condominium under chapter 718 of the Florida Statutes, recorded as Wedgewood I, II or III and governed by Wedgewood-Sherburne, Inc. (Sunbiz, N47908, retrieved 26 Sep 2026).

Our Wedgewood-Sherburne buyer file

In the last 12 months we tracked all eight recorded Sherburne sales, $300,000 to $420,000, and matched each to its building, plan, floor and view. We tracked the 33 sales of the last five years the same way, pulled the cost card for all 116 units and the City roof permits for all 29 buildings, and read the club’s 2026 fee schedules, Purchaser’s Packet, rental forms and master declaration. That file is what we price your offer from.

Key Takeaways for a Wedgewood-Sherburne Buyer

These are the eight facts a Wedgewood-Sherburne buyer should hold before touring. Each is sourced below and current to September 2026.

  • 13 qualified sales in 24 months at a $401,000 median, $300,000 to $455,000; the last 12 months ran $300,000 to $420,000 across 8 sales (Lee County Property Appraiser).
  • Four plans, one per building: 2 bedrooms at 1,446, 1,487 or 1,522 square feet, and 3 bedrooms at 1,576; every unit has 2 baths, and upper units have a private stair and no elevator.
  • 84 of 116 units are coded lake view; 16 face the golf course and 16 look across both.
  • A garage for each unit, in detached garage buildings; confirm your unit’s assignment in the recorded declaration.
  • $19,758 a year in 2026: $5,700 association dues ($475 a month), $13,058 master dues and the $1,000 dining minimum, plus a one-time $12,500 capital contribution.
  • The tile roofs date from 2011, and 14 of the 2011 roof permits still show as “Issued”; Wedgewood-Fountain next door re-roofed in 2025.
  • No milestone inspection or SIRS, because every building is two stories, but reserves can be waived here, so read the reserve line in the budget.
  • Zone X flood map and Zone C evacuation; as a condo unit owner on an HO-6 form you are exempt from Citizens’ flood-coverage requirement.

How Do We Track the Wedgewood-Sherburne Market for a Buyer?

McGreevy and Comisar track the Wedgewood-Sherburne market for a buyer by pulling every recorded qualified sale on the Wedgewood I, II and III parcels from the Lee County Property Appraiser and matching it to its unit’s cost card. That turns one association median into prices by plan, floor and view, each with its own window.

Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)

What we tracked

We mapped all 116 Sherburne condominium parcels from the county’s parcel layer and matched each qualified sale to its unit across windows of 12, 24, 36, 60 and 120 months ending August 2026 (LeePA parcel layer; LeePA Last Qualified Sale layer, retrieved 26 Sep 2026). “Qualified” is the property appraiser’s test for an arm’s-length sale.

Our window rule

We print a median only when a window holds 10 or more sales, starting at 12 months and widening until the set clears 10, and we name the window beside every figure. Even counts use the mean of the middle two sales. Under 10, we list the sales.

What the county record cannot tell you

The county records the deed price and date, not the list price, days on market, seller credits or furniture. Those come from the Southwest Florida MLS, and for Sherburne the MLS shows 10 marketed sales over the 24 months to 29 Sep 2026 at a median of about 122 days on market and 95.2% of final list price. When you tour with us, we bring both sources to every offer.

What Is the Wedgewood-Sherburne Market Like for Buyers Right Now?

The Wedgewood-Sherburne market for buyers in 2026 is steady in volume and softer in price than its peak. The county recorded 8 qualified sales from September 2025 through August 2026, $300,000 to $420,000, against a $510,000 high in October 2023, and the 24-month median of $401,000 sits below the 60-month median of $420,000.

What the trend means for you

Sherburne’s 30 sales of 2020 and 2021 ran $200,000 to $325,000; its 14 sales of 2022 and 2023 ran $350,000 to $510,000, 10 of them at $425,000 or more; and since September 2025 no sale has cleared $420,000. Across Florida’s older condos, insurance costs, the post-Surfside laws and rising dues are the context buyers cite; Sherburne’s own dues rose 15.9% in 2025. For a buyer, that means today’s prices already carry some of that risk, and your offer should say so.

Negotiation room and the season

Days on market and sale-to-list are MLS measures: Sherburne’s 10 MLS-marketed sales over the 24 months to 29 Sep 2026 closed at a median 95.2% of final list after about 122 days, and the 7 in the last 12 months at 94.0% after 134 days. The county shows the season: over five years, 27 of 33 Sherburne sales recorded from October to May and none in July. A buyer who writes in late summer or early fall competes with fewer buyers.

Mortgage rates and condo financing

We check the weekly Freddie Mac Primary Mortgage Market Survey before every offer conversation rather than print a rate that will be stale in a week. On a condo, ask your lender early whether Wedgewood-Sherburne meets its condominium project requirements, because the association’s budget, reserves and insurance can decide which loan programs are open.

What Does a Wedgewood-Sherburne Condo Cost by Plan, Floor and View?

A Wedgewood-Sherburne condo costs about $400,000 at the 24-month median, and plan, floor and view set where a unit lands. Over five years the 3-bedroom Plan D recorded a $417,500 median across 12 sales and the 1,446-square-foot Plan A $410,000 across 14; upper and ground floors recorded nearly identical medians.

Plan letters are our labels for the county’s sizes (LeePA cost cards, retrieved 26 Sep 2026).

The 2-bedroom plans

Plans A, B and C are all 2-bedroom, 2-bath units. Plan A is the common one, 60 units; Plan B, at 1,522 square feet, exists only at Sherburne, 20 units in five lake-view buildings; Plan C is building 29 alone. In the last 12 months, Plan A recorded $300,000, $380,000 and $420,000.

The 3-bedroom plan

Plan D is the 3-bedroom, 1,576-square-foot plan, 32 units in eight buildings, and the family or guest-room choice. It set the Sherburne record of $510,000 in October 2023 and recorded five sales in the last 12 months from $329,000 to $420,000.

Upstairs or down

Upper units live entirely on the second floor with a private ground-level entry and stair; there is no elevator and no shared hallway (LeePA floor-plan sketch, #204, retrieved 26 Sep 2026). Over five years, 14 upper-unit sales recorded a $417,500 median and 19 ground-floor sales $420,000, so choose the floor for how you live, not for resale.

Lake, golf or both

Lake view covers buildings 1 to 17 and 26 to 29; golf view buildings 19, 21, 24 and 25; golf and lake buildings 18, 20, 22 and 23. The 11 lake-view sales of the last 36 months recorded a $414,000 median; the five golf-view sales in five years ran $329,000 to $432,000.

How Do Wedgewood-Sherburne Prices Compare With Worthington’s Other Neighborhoods?

Wedgewood-Sherburne prices sit with Wedgewood-Fountain at the top of Worthington’s condo market and below its detached villas and estate homes: a $414,000 36-month median against Fountain’s $425,000, Waterford medians of $220,000 to $283,750, villas at $550,000 and estate homes at $800,000. Every Worthington home pays the same $13,058 master dues.

How to read the comparison as a buyer

  • For space and a garage at condo prices, Sherburne and Fountain are the answer; a Sherburne unit averages 1,496 square feet against about 1,187 at Waterford Amberley Court, its nearest neighbor.
  • For the lowest entry to the club, the Waterford flats cost about $130,000 to $194,000 less at the 36-month medians, with carports and dumpster trash.
  • For a detached home, the villas start well above Sherburne but carry the lowest neighborhood dues in Worthington.
  • Dues do not track price. Waterford-Cavendish Court charges $7,712 on some of the lowest prices; Sherburne sits mid-pack at about $3.81 a square foot a year.

Wedgewood-Sherburne vs Wedgewood-Fountain: Which One Should You Buy In?

Wedgewood-Sherburne and Wedgewood-Fountain are the same carriage-home product at nearly the same price, so the choice comes down to roofs, dues and views. Choose Sherburne for lake-only views, a quiet single-loop street, the 1,522-square-foot plan and a slightly lower recent price; choose Fountain for 2025 roofs, $620 lower dues and golf-and-lake views.

The roof is the swing factor

Fountain’s 2025 re-roof puts its roofs about 14 years newer, and how Fountain paid for it is not published. Sherburne’s replacement is still ahead. Treat it as a known future cost until the association shows you the reserve balance that covers it, and price your offer accordingly.

Who should choose which

A buyer who wants the newest roofs in Worthington’s condo stock, the lowest condo dues per square foot and a golf-and-lake view will usually be happier at Wedgewood-Fountain. A buyer who wants a lake-only view, a quiet circle, the 1,522-square-foot 2-bedroom or a slightly lower entry price will usually be happier at Wedgewood-Sherburne, provided the roof reserve answer satisfies them. The specific unit, its floor and its view usually decide it.

How Does Wedgewood-Sherburne Compare With Bundled Clubs Outside Worthington?

Outside Worthington, Wedgewood-Sherburne buyers most often weigh Highland Woods, the other 799-residence bundled club in Bonita Springs, then Bonita National and Pelican Sound, and optional-golf clubs such as Spanish Wells and Hunters Ridge. For a golfer who wants about 1,500 square feet with a garage in a bundled club near $400,000, the Wedgewood associations are among the few answers.

At Highland Woods the club layer costs about $255 more a year than Worthington’s ($14,312.79 against $14,058) and $2,500 less at closing, and it has six pickleball courts today (Highland Woods racquet sports); Sherburne owners have their own pickleball court now, and the master club plans courts for 2027 to 2028. Spanish Wells and Hunters Ridge suit a buyer who golfs a few times a month and would rather not pay full bundled dues.

What Are the Steps to Buy a Condo in Wedgewood-Sherburne?

Buying a condo in Wedgewood-Sherburne runs in eight steps: a buyer agreement and brief, a budget with the fee stack, choosing plan, floor and view, touring through the gate, an offer from Sherburne’s own sales, inspections and the condo documents, the HOA Certificate of Approval, and closing with the $12,500 capital contribution.

Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)

Step 1: Sign a buyer agreement and set the brief

Since August 17, 2024, agents who are MLS participants must have a written agreement with a buyer before touring a home together, stating the compensation in a clear, objective way (NAR, The Facts, retrieved 26 Sep 2026). We walk you through ours, then set the brief: plan, floor, view, budget, and whether you will rent the unit.

Step 2: Build a budget that includes the fee stack

A Sherburne budget is the price, plus closing costs, plus $12,500, and a carrying cost of $19,758 a year in dues and minimums before property tax and HO-6 insurance. A financed buyer should get pre-approved and ask the lender early about the condo project.

Step 3: Choose plan, floor and view before the unit

Decide whether you need the 3-bedroom Plan D, whether stairs are acceptable, and whether you want lake, golf or both. Those answers narrow 29 buildings to a handful, so every tour is a real candidate.

Step 4: Tour through the gate

Visitors are logged in at the staffed main gate on Bonita Grande Drive; the owners’ entrance on Bonita Beach Road is for residents (Purchaser’s Packet). Open houses run only on Saturday and Sunday from 1:00 to 4:00 p.m., so most Sherburne showings are by appointment (Open House Guidelines, retrieved 26 Sep 2026).

Step 5: Write the offer from Sherburne’s own sales

We price the offer from recorded Sherburne sales of the same plan, floor and view, test it against Fountain, and write in who pays the resale application, whether furniture conveys and how the closing date fits the approval.

Step 6: Inspect the unit and read the condo documents

Order a home inspection and a wind-mitigation or opening-protection report on the unit, and read the declaration, bylaws, rules, budget, reserve schedule, insurance summary and recent minutes inside your review period. The roof questions in the next section belong here too.

Step 7: Get the HOA Certificate of Approval

Every Sherburne sale needs an HOA Certificate of Approval and the $150 resale application (Purchaser’s Packet). The club does not publish an approval timeline, so we build a cushion into your closing date.

Step 8: Close and join the club

At closing you pay the $12,500 capital contribution, or $1,306 if you already own in Worthington, and your dues start (2026 Fee Schedule). The club then sets up your gate barcode, member account and cart registration.

What Will You Pay to Own a Wedgewood-Sherburne Condo?

Owning a Wedgewood-Sherburne condo in 2026 costs $5,700 in association dues ($475 a month), $13,058 in Worthington master dues and a $1,000 food and beverage minimum, for $19,758 a year, about $1,647 a month, before property tax, HO-6 insurance and golf-cart fees. A buyer new to Worthington also pays a one-time $12,500 capital contribution.

Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)

Every figure below comes from the club’s 2026 HOA Fee Schedule and 2026 Fee Schedule and approved Master budget, retrieved 26 Sep 2026.

Layer 1: Master dues

Master dues of $13,058 a year break down into $8,957 operating dues, $501 business capital and $3,600 capital reserves, up $148, or 1.1%, from $12,910 in 2025. They are the same for a Sherburne condo and a $900,000 estate home, which is why the carriage homes are Worthington’s value entry to the full club.

Wedgewood-Sherburne is the only Worthington condo association billed monthly, and at about $3.81 a square foot a year its dues are the second-lowest of the five after Fountain’s $3.40 (HOA Dues for 2024; 2025 HOA Association Assessments). The reason for the 2025 increase is not published.

Layer 4: Property tax

Worthington sits in Lee County taxing district 017 at a 2025 total of 12.7970 mills, about $1,280 a year for every $100,000 of taxable value, and there is no CDD (2025 Millage Book; Lee County Special Districts). Your bill resets to your purchase, so do not budget from the seller’s bill.

What is not published, and how you get it

Wedgewood-Sherburne’s operating budget, reserve schedule, master insurance policy and deductibles, and any special-assessment history are not posted in the club’s public library; they sit behind the owner portal (Worthington CC Real Estate files, retrieved 26 Sep 2026). You get them from the seller, who can download them, and from the association under Florida’s condominium statute. Make your contract contingent on reviewing them.

A worked example

A buyer new to Worthington purchasing at the $401,000 24-month median carries $19,758 a year in dues and minimums and, before any exemption, about $5,130 a year in property tax if the taxable value matched the price. At closing that buyer pays the $12,500 capital contribution and the $150 resale application. The same buyer at Wedgewood-Fountain would carry $19,138 in dues and minimums, $620 less.

What Should You Ask About the Wedgewood-Sherburne Roofs, Reserves and Open Permits?

Ask the Wedgewood-Sherburne association three things before you commit: the remaining life of the 2011 tile roofs, the balance in the roof reserve, and whether a replacement or special assessment is planned. Then check whether your building is among those whose 2011 roof permits still show “Issued” on the City of Bonita Springs portal.

Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)

The 2011 roofs

The association re-roofed all 29 buildings, their detached garages and the pool house in tile in four waves from April 25 to July 11, 2011, and we found no later roof permit (City of Bonita Springs permit portal, retrieved 26 Sep 2026). Fifteen-year-old tile is not old for tile, but the roofs are the association’s largest foreseeable capital item, and Fountain, on the same 2011 cycle, re-roofed again in 2025.

The open-permit list

As of September 26, 2026, 14 of the 2011 roof permits still read “Issued” rather than “Finaled,” covering 13200, 13209, 13231, 13234, 13235, 13243, 13246, 13247, 13250, 13251 and 13263 Sherburne Circle and the pool house. Whether they were closed under another record is not shown. An open permit can surface in your title and permit search, and some insurers and lenders ask; the cure is an association matter, usually a final inspection or City closure letter.

Why reserves matter more here

Because no structural integrity reserve study is required in a two-story building, Sherburne’s owners may vote to waive or reduce statutory reserves (Section 718.112, Florida Statutes). The 2022 ban on waiving reserves applies only to SIRS items in three-story buildings (Florida House analysis, SB 4-D). Whether the roof is funded is the question.

How Do You Check Flood Zone and Insurance for a Wedgewood-Sherburne Condo?

You check flood zone and insurance for a Wedgewood-Sherburne condo in four steps: confirm FEMA Zone X on the flood map, price an HO-6 unit-owner policy with loss-assessment coverage, read the association’s master policy and wind deductible, and order a wind-mitigation or opening-protection report on the unit before you close.

Flood zone and evacuation

FEMA’s National Flood Hazard Layer returns Zone X, “area of minimal flood hazard,” across Worthington on panel 12071C0678F, and no Worthington parcel falls inside a Special Flood Hazard Area (FEMA NFHL, retrieved 26 Sep 2026). Worthington is in evacuation Zone C and surge zone 3 (LeePA Evacuation Zones layer). We found no primary record of Sherburne Circle flooding in Irma, Ian, Helene or Milton; ask the association and read the seller’s flood disclosure.

HO-6 and the master policy

The association insures the buildings under its master policy; you insure the interior, personal property, liability and loss assessment on an HO-6 policy. Ask for the master policy’s declarations page: the wind deductible decides how large a post-storm assessment could be, and your loss-assessment coverage is what answers it.

Citizens and flood coverage

Florida phases in a flood-coverage requirement for Citizens residential policies through January 1, 2027 (Section 627.351, Florida Statutes), but Citizens confirmed that units “insured under a condominium unit owners form will no longer be required to obtain flood coverage” (Citizens Property Insurance, retrieved 26 Sep 2026). In Zone X, flood cover is still inexpensive, and Bonita Springs’ CRS Class 5 rating takes 25% off NFIP premiums (FEMA CRS Eligible Communities, April 2025).

Wind and the unit’s openings

The buildings date from 1991 to 1993, before the first statewide Florida Building Code of March 2002, in a 160 mph design-wind area (LeePA Wind layer; Florida Building Commission effective dates). The roof is the association’s; your windows, sliders, entry door and garage door are where your HO-6 credits come from. The club’s criteria limit Bahama shutters and standby generators to villas and single-family homes, so plan on impact glass or approved protection and portable power (ARC Criteria).

Which Rules Decide Whether Wedgewood-Sherburne Works for You?

The rules that decide whether Wedgewood-Sherburne works for you are Worthington’s 25-pound pet limit, its leasing rules of 30 days or more outside February and four leases a year, the club’s cart rules, architectural approval for exterior changes, and the garage assignment set in the condominium declaration.

Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)

Pets

Owners may keep a household pet such as a dog or cat of no more than 25 pounds, leashed outdoors and not left on a lanai or in a garage; tenants and guests may not keep pets (2024 Master Declaration, section 4.6; Rules and Regulations, section K). A buyer with a 40-pound dog is a buyer for a different community.

Leasing

Leases must run at least 30 consecutive days except in February, up to one year, and club privileges pass to tenants at most four times a calendar year; units must be furnished and short-term platforms are barred (Rental Forms, rev. 6/15/25). Each lease carries a $100 master application, a $350 processing fee, a $300 to $500 club amenities transfer fee and Sherburne’s $150 rental fee. The condominium declarations may add rules, so read them before you buy for income.

Garages, parking and carts

Each unit’s garage sits in a detached garage building, and City re-roof and garage-door permits run unit by unit around the circle. The assignment is set in the recorded declaration, not the permit file, so get it in writing. Only licensed drivers may drive golf carts; carts on community roads carry a $350 annual fee.

Architectural review

Every exterior change, including lanai enclosures, windows, doors and hurricane protection, needs written approval from the club’s architectural review committee, and a City permit where required (ARC Criteria, rev. December 2024). Budget time for approval before any project.

What Do Florida Condo Laws Mean for a Wedgewood-Sherburne Buyer?

Florida condo law gives a Wedgewood-Sherburne buyer the right to the condominium documents and a short window to cancel after receiving them, under chapter 718. The section 720.401 homeowners’ association summary that estate and villa buyers receive does not apply, and the milestone inspection and SIRS rules do not apply to Sherburne’s two-story buildings.

The chapter 718 documents and your cancellation right

On a condominium resale, section 718.503 entitles the buyer to the declaration, articles, bylaws and rules, the annual financial statement and budget, and the frequently asked questions document, with a right to cancel within 7 days, excluding weekends and legal holidays, after receiving them (Section 718.503, Florida Statutes, retrieved 26 Sep 2026). Those documents are where you find the budget, reserves and insurance the club does not publish.

Why section 720.401 does not apply

Section 720.401 governs homeowners’ associations and does not apply to associations regulated under chapter 718. Sherburne is also subject to the Worthington master declaration, so which master documents come with your purchase is a question for the closing agent or a Florida real estate attorney; on your side of the sale, you pay the club’s $12,500 capital contribution. Our Wedgewood-Sherburne seller’s guide gives sellers the same account.

Milestone inspections and SIRS

Florida’s milestone inspection and structural integrity reserve study apply to condominium buildings three habitable stories or higher (Section 553.899; Florida DBPR, Condominium Inspections, retrieved 26 Sep 2026). All 116 Sherburne cost cards show floor 1 or 2, so neither applies. At 116 units the association must post official records on a website or app (Section 718.111). None of this is legal advice; a closing agent or attorney confirms it for your contract.

How Do We Find You the Right Wedgewood-Sherburne Condo?

McGreevy and Comisar find a Wedgewood-Sherburne buyer the right condo by narrowing to plan, floor and view first, then working every source of inventory: the MLS, owners our team hears from before they list, and Wedgewood-Fountain units on the same plans. Then we tour with the roof, the dues and the resale in view.

Start with the building, not the listing

Each Sherburne building is one plan with one view code, so a buyer who wants a 3-bedroom lake unit is looking at buildings 11, 12, 17 and 26, and a buyer who wants golf and lake is looking at buildings 18, 20, 22 and 23. We map that first so every showing is a real candidate.

Before the MLS

Domain Realty Group works across Bonita Springs, Estero and Naples, and owners often call us before they list. Where a Sherburne owner agrees, we can tell our buyers early, and for a buyer set on a particular building we can write to owners there directly.

Tours that answer the right questions

On every Sherburne tour we check the building’s roof permit status, the unit’s window, slider and door protection, the air-conditioning age, the lanai enclosure, the garage and the view. For an upper unit we walk the stair with you, because it is the one thing a ground-floor buyer never has to think about.

How Do We Negotiate for You in Wedgewood-Sherburne?

McGreevy and Comisar negotiate for a Wedgewood-Sherburne buyer from the recorded sales of the same plan, floor and view, not from the asking price. We use the 2011 roofs, the $620 dues gap against Fountain, the season and the unit’s condition as leverage on price, credits and terms.

Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)

Price

Your offer starts from recorded Sherburne sales of the same plan, floor and view, tested against Fountain on the same plan. The building 26 pair, $420,000 and $340,000 six months apart on identical units, shows how much condition and timing matter, and we use that record on your side.

Terms that matter here

We negotiate who pays the resale application, whether furniture and a golf cart convey, the inspection and document-review period, and a closing date that fits the association’s approval. On a leased unit we confirm when the tenant’s club privileges end.

Earnest money

Earnest money is held in escrow by the closing agent or a broker’s escrow account under the contract terms. We size the deposit to show a seller you are serious without exposing more than the contract requires, and we track every deadline that protects it.

What Are Buyer Closing Costs for a Wedgewood-Sherburne Condo?

Buyer closing costs for a Wedgewood-Sherburne condo have two parts: the usual Florida costs of a purchase and the club’s own charges. The Worthington-specific ones are the $12,500 capital contribution for a buyer new to the community, the $150 resale application, and prorated dues and taxes from the day you close.

Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)

Florida costs a buyer usually pays

A financed buyer pays documentary stamp tax on the note at 35 cents per $100 of the loan and the nonrecurring intangible tax on the mortgage at 2 mills (Section 201.08; Section 199.133; Florida Department of Revenue, retrieved 26 Sep 2026). On a $320,000 loan that is $1,120 and $640. A cash buyer pays neither. The deed stamp of 70 cents per $100 is customarily a seller cost in Lee County (Section 201.02). Add the lender’s title policy and fees if you finance, recording fees, inspections and prepaid insurance.

How Does Buyer Representation Work After the NAR Settlement?

Buyer representation for a Wedgewood-Sherburne purchase, after the NAR settlement, works on a written agreement signed before you tour. Since August 17, 2024, agents who are MLS participants must have a written agreement with a buyer before touring a home together, including a Wedgewood-Sherburne condo, and it must spell out the compensation, which is negotiable and not set by law.

What changed

The National Association of REALTORS® summarizes the practice changes on its consumer page (NAR, The Facts, retrieved 26 Sep 2026). The agreement comes first; compensation is stated in a clear, objective way and capped at what the agreement says; offers of compensation no longer appear in the MLS, though a seller may still offer to pay some or all of a buyer’s agent; and all of it is negotiable.

How we handle it

We explain our agreement at the first meeting, before any tour, and state what we will be paid and how. Where it helps your position, we ask the seller to cover buyer-agent compensation in your offer and show you the effect on your net price. Unless you agree otherwise in writing, a Florida licensee works with you as a transaction broker (Section 475.278, Florida Statutes); we tell you which relationship you are in.

How Can You See Every Wedgewood-Sherburne Condo on the Market Right Now?

The way to see every Wedgewood-Sherburne condo on the market today is through our team’s live listings site, which pulls from the Southwest Florida MLS, filtered to Worthington condominiums. We do not print a list here, because Sherburne inventory is small and changes weekly, and a static list is stale in days.

Live Worthington inventory, updated from the MLS, is on DomainRealtyGroup.com, our team’s search site. Search “Worthington” in Bonita Springs, choose condominium, and look for Sherburne Circle addresses from 13200 to 13271.

Reading a Sherburne listing

Check three things against this page. First, the building number: it tells you the plan and the view code. Second, the HOA fields: listing agents enter fees their own way, so budget from the club’s 2026 schedules instead. Third, the roof: on a Sherburne unit the association’s 2011 roof date applies, and the building’s permit status is worth a look.

Set Up Custom Listing Alerts

Sherburne units with a lake view or the 3-bedroom plan can go under contract quickly in season. Ask Marc to set up a saved search for your plan, floor and view, and you will get new listings and price changes by email as they reach the MLS. Call Marc at (239) 287-5873 or start your Wedgewood-Sherburne buyer consultation and ask for alerts.

What Schools, Healthcare and Beaches Come With a Wedgewood-Sherburne Address?

A Wedgewood-Sherburne address comes with Lee County public schools assigned by choice within a proximity zone, NCH North Naples Hospital about 14 minutes away and Bonita Beach Park about 14 minutes by car. Sherburne Circle sits inside the City of Bonita Springs, with the I-75 on-ramp about 0.9 miles from Worthington’s gate.

Schools

Lee County assigns students through a choice-based Proximity Plan; in the 2026-2027 plan Worthington falls in Elementary Zone Q, Middle Zone GG and the High School South Zone (Student Enrollment Plan 2026-2027, retrieved 26 Sep 2026). The nearest zone schools are Bonita Springs Elementary, about 8 minutes from the gate, Bonita Springs Middle Center for the Arts, about 10, and Bonita Springs High, about 11 (Lee Schools directories). Lee County earned a B for 2025-26 (School District of Lee County). Confirm a specific address with Lee Schools Student Enrollment; for a family, the 3-bedroom Plan D is the practical fit.

Healthcare

NCH North Naples Hospital’s emergency department is about 14 minutes from the gate (FloridaHealthFinder, NCH North Naples), Lee Health runs an emergency department at Coconut Point in Estero (Lee Health Coconut Point ED), and the Bonita Springs Fire district’s main station is about 0.6 miles from the gate (Bonita Fire).

Is Wedgewood-Sherburne the Right Place for You to Buy?

Wedgewood-Sherburne is the right place to buy if you want about 1,500 square feet with a garage, a lake view and full bundled golf membership near $400,000, and you are comfortable with 2011 roofs, a 25-pound pet limit and $19,758 a year in dues and minimums. If any of those is a deal-breaker, look at Fountain or elsewhere.

Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)

Buy here if

  • You golf, or will, and want the club without an equity fee or waitlist.
  • You want a condo that lives like a small house: four units to a building, a private entry and a garage.
  • A lake view matters; 84 of 116 units have one.
  • You want your own association pool, pickleball and tennis on a quiet circle.
  • You value a Zone X flood map and a two-story building outside the milestone and SIRS rules.

Look elsewhere if

  • You want the newest condo roofs in Worthington; Wedgewood-Fountain re-roofed in 2025.
  • You have a dog over 25 pounds, or plan short-term rentals.
  • You want no stairs and only an upper unit is available in your plan.
  • You will not use the club enough to justify $13,058 in master dues.

A first-hand note from our research

When we matched Sherburne’s recorded sales to the county’s cost cards, the building 26 pair stood out: two ground-floor 3-bedroom lake units in the same building, $420,000 in February 2026 and $340,000 in August 2026. For a buyer, that is the case for reading every unit on its own record rather than trusting a median, and for shopping in the months when fewer buyers are looking.

Why Does a Wedgewood-Sherburne Specialist Matter?

A Wedgewood-Sherburne specialist matters because the price, the paperwork and the risk are specific to this circle: four plans in single-plan buildings, three view codes, 2011 roofs with open permits on some buildings, a twin association with newer roofs, and a club approval on every sale. A general Bonita Springs agent will price all of it as one.

If you’re searching for “the best buyer’s agent in Bonita Springs, Florida,” McGreevy and Comisar represents homebuyers across Estero, Bonita Springs, Naples, Fort Myers, Lee County, Collier County, and Babcock Ranch. Whether you’re relocating, snowbirding, investing, buying your first home, or upgrading to luxury, including in Bonita Bay, Pelican Bay, Mediterra, West Bay Club, Pelican Sound, Shadow Wood, Miromar Lakes, Talis Park, and the SWFL coastal corridor, our team provides honest market guidance, pre-MLS access, partner-level negotiation, and a clear plan to help you buy confidently.

On Sherburne Circle that means three things. We read the building before the unit. We know the club’s paperwork, from the Certificate of Approval to the capital contribution. And McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, price your offer from what Sherburne units actually record, not what they list for.

Frequently Asked Questions, Buyer Edition

These are the questions buyers ask us most about Wedgewood-Sherburne. Every answer draws on the figures sourced above and is current to September 2026.

How much does it cost to buy a condo in Wedgewood-Sherburne?

The 24-month median is $401,000 across 13 recorded sales, $300,000 to $455,000. Add the $12,500 capital contribution, the $150 resale application and ordinary closing costs.

What are the 2026 dues at Wedgewood-Sherburne?

Association dues are $475 a month, $5,700 a year, unchanged from 2025. Master dues add $13,058 and the dining minimum $1,000, for $19,758 a year.

Is there an initiation or equity fee?

No. Worthington has no equity fee and no waitlist. A buyer new to Worthington pays a one-time $12,500 capital contribution, or $1,306 if already an owner.

Who pays the $12,500 capital contribution?

The club’s 2026 fee schedule lists it as due from the new owner at closing. A different split is a negotiated contract term.

What is a carriage home at Worthington?

It is the club’s name for the Wedgewood condominiums: two-story buildings of four units, each unit with a private entry, a lanai and a garage. Legally they are condominium units under chapter 718.

How big are Wedgewood-Sherburne condos?

1,446 to 1,576 heated square feet across four plans, averaging 1,496. Every unit has 2 baths; 84 have 2 bedrooms and 32 have 3.

Which buildings have the 3-bedroom plan?

Buildings 11, 12, 17, 19, 21, 24, 25 and 26. Buildings 11, 12, 17 and 26 are lake view; 19, 21, 24 and 25 face the golf course.

Do Wedgewood-Sherburne condos have garages?

Yes. City permits name each building’s detached garage and show garage-door permits unit by unit. Confirm your unit’s assignment in the recorded declaration.

Do upstairs units have an elevator?

No. Upper units have a private ground-level entry and a stair to the second-floor living area, with no shared hallway.

Should I buy a ground-floor or upper unit?

Choose for how you live. Over five years, upper units recorded a $417,500 median and ground-floor units $420,000, so resale does not favor either much.

What views do Wedgewood-Sherburne condos have?

The appraiser codes 84 units lake, 16 golf and 16 golf and lake. Buildings 18, 20, 22 and 23 look across both.

What are Wedgewood-Sherburne condos selling for right now?

The last 12 months brought 8 recorded sales from $300,000 to $420,000. The 24-month median is $401,000.

Are Wedgewood-Sherburne prices going down?

They are below the 2022 to 2023 peak, when sales reached $510,000, and well above pre-2022 levels. The 24-month median sits about 4.5% below the five-year median.

Is now a good time to buy in Wedgewood-Sherburne?

Prices already sit below the peak, and buyers who write between June and September compete with fewer buyers; over five years only 6 of 33 sales recorded in those months.

How old are the roofs at Wedgewood-Sherburne?

The tile roofs were replaced on all 29 buildings, their garages and the pool house in 2011, about 15 years ago. Wedgewood-Fountain re-roofed in 2025.

Are there open permits at Wedgewood-Sherburne?

Fourteen 2011 roof permits, including the pool house, still show “Issued” rather than “Finaled” on the City portal. Ask the association whether they were closed another way.

Has Wedgewood-Sherburne had a special assessment?

None is documented in the club’s public documents. Budgets, minutes and assessment history are on the owner portal, so request them before you sign.

Does Wedgewood-Sherburne need a milestone inspection or SIRS?

No. Both apply at three habitable stories, and every Sherburne building is two stories. Ordinary reserve rules still apply, and owners may vote to waive or reduce reserves.

What flood zone is Wedgewood-Sherburne in?

FEMA Zone X, the minimal-hazard zone, as is all of Worthington, in evacuation Zone C. Lenders do not require flood insurance on the map.

Do I need flood insurance on a Citizens policy?

Citizens has confirmed that condominium units insured on a unit-owner form are not required to carry flood coverage. Flood cover in Zone X is still inexpensive.

What insurance does a Wedgewood-Sherburne owner carry?

An HO-6 unit-owner policy for the interior, personal property, liability and loss assessment. The association insures the buildings; ask for its wind deductible.

What disclosure do I get when I buy a Wedgewood-Sherburne condo?

The chapter 718 condominium documents under section 718.503, with a short cancellation right after you receive them, plus the seller’s flood and property tax disclosures. Section 720.401 does not apply.

Does the club have to approve my purchase?

Yes. Every sale needs an HOA Certificate of Approval and the $150 resale application before closing.

Can I rent out my Wedgewood-Sherburne condo?

Yes, for 30 days or more except in February, up to one year and four times a year, furnished, with association and club approval. Short-term platforms are barred.

Are pets allowed at Wedgewood-Sherburne?

Owners may keep a dog or cat up to 25 pounds, leashed outdoors. Tenants and guests may not bring pets.

Does Wedgewood-Sherburne have its own pool and pickleball?

Yes. The association pool and cabana sit at 13225 Sherburne Circle, resurfaced in 2018, with a private pickleball court and a neighborhood tennis court.

Which schools serve Wedgewood-Sherburne?

Lee County assigns students by choice within proximity zones. The nearest are Bonita Springs Elementary, Bonita Springs Middle Center for the Arts and Bonita Springs High, about 8 to 11 minutes from the gate.

How does Wedgewood-Sherburne compare with Wedgewood-Fountain?

Same carriage product. Fountain has 2025 roofs, $5,080 dues and more golf-and-lake views; Sherburne has 2011 roofs, $5,700 dues, more lake-only views and the 1,522-square-foot plan.

Do I need a buyer’s agent to buy in Wedgewood-Sherburne?

You are not required to have one, but since August 2024 any agent who tours with you needs a signed buyer agreement first, and compensation is negotiable.

Who is the best buyer’s agent for Wedgewood-Sherburne?

McGreevy and Comisar of Domain Realty Group, who have tracked every recorded Sherburne sale unit by unit. Call Marc at (239) 287-5873 to buy, or Jesse direct at (239) 898-6072 to sell.

Frequently Asked Questions, Selling One Home to Buy in Wedgewood-Sherburne

Many Wedgewood-Sherburne buyers are selling a home first. These are the questions we hear most about sequencing the two.

Should I sell my current home before buying in Wedgewood-Sherburne?

It depends on your finances and the season. Selling first gives you certainty; buying first can secure the right unit. We model both and can time the two closings together.

Can I make a Wedgewood-Sherburne offer contingent on selling my home?

Yes, though a sale contingency weakens an offer in season. A timed closing or a short contingency period usually lands better with a Sherburne seller.

What is my current Florida home worth?

Start with a free valuation. Jesse direct at (239) 898-6072 prices your current home from its own recorded sales, the same way this page prices Sherburne.

I already own in Worthington. Do I pay the $12,500 again?

No. An existing Worthington owner buying another home pays the $1,306 existing-owner capital contribution instead of $12,500.

Can I move from a Waterford condo to Wedgewood-Sherburne?

Yes, and it is a common move up: about 26% more space and a garage, with the lower existing-owner capital contribution. We can sell your Waterford unit and buy on Sherburne Circle on one calendar.

Can I sell my Sherburne condo and buy a villa inside Worthington?

Yes. The same $1,306 existing-owner charge applies, and our Worthington buyer’s guide covers the villa and estate-home associations.
