Selling a condo in Wedgewood-Sherburne, the 116-unit carriage-home association on Sherburne Circle inside Worthington Country Club in Bonita Springs, means selling a two-story, four-unit building with a garage against a twin association next door. Lee County Property Appraiser records show 13 qualified Sherburne sales in the 24 months from September 2024 through August 2026, $5,018,000 in volume, a $401,000 median and a $455,000 high. This page is how McGreevy and Comisar price, prepare, market and negotiate a Sherburne sale, built from those recorded sales, the club’s 2026 fee schedules, the City’s roof permits and the association’s state filings. For the association itself, read our complete Wedgewood-Sherburne neighborhood guide.

McGreevy and Comisar price a Wedgewood-Sherburne condo against Sherburne and Wedgewood-Fountain sales by plan, floor and view, not against a Worthington or ZIP-code median, because a 1,446-square-foot golf-view unit and a 1,576-square-foot lake-view unit on the same circle trade in different bands. Jesse McGreevy and Marc Comisar are Top 1% Real Estate Agents Nationally Since 2008.

Recent Wedgewood-Sherburne record (county-recorded, September 2025 through August 2026): 8 qualified resales · $2,983,000 in Sherburne dollar volume · high of $420,000, reached twice in February 2026 · low of $300,000. Over the 24 months to August 2026, 13 qualified sales, $5,018,000 in volume and a $401,000 median.
In the last 12 months we tracked every one of those eight recorded Sherburne sales to its building, floor plan, floor and view on the property appraiser’s cost cards, and we pulled the cost card for all 116 units and the City roof permits for all 29 buildings. Days on market and the sale-to-list ratio exist only in the Southwest Florida MLS; our 29 Sep 2026 pull shows the 10 Sherburne condos marketed and sold there over the last 24 months (closings from 29 Sep 2024) at a median of about 122 days on market and 95.2% of final list price.
Why this matters to a Sherburne seller. The Worthington community median over the same 12 months was $360,000 across 57 sales, and it blends $200,000 Waterford flats with $900,000 estate homes. An agent who quotes you that number, or a portal estimate built from it, is quoting a figure that describes neither your building nor your buyer.
Selling a Wedgewood-Sherburne condo is different because your buyer is usually also touring Wedgewood-Fountain, the identical carriage product with 2025 roofs and lower dues, and because the roof, the open 2011 permits, the club approval and the bundled dues all reach the buyer before the price does. A Sherburne listing wins on view, plan and preparation.
Wedgewood-Fountain has 120 carriage homes in 30 four-unit buildings on Southampton Drive and Cavendish Court, on the same 1,446, 1,487 and 1,576-square-foot plans, with garages (Wedgewood-Fountain neighborhood guide). Its 36-month median was $425,000 against Sherburne’s $414,000. A buyer who likes one will see the other, often on the same afternoon, so every Sherburne price is a comparison.
Sherburne’s tile roofs were replaced on all 29 buildings, their detached garages and the pool house in four waves from April 25 to July 11, 2011, and we found no later roof permit. Fountain, which re-roofed in the same 2011 cycle, re-roofed all 30 of its buildings again from July to September 2025 (City of Bonita Springs permit portal, retrieved 26 Sep 2026). Buyers and their insurers ask about the difference.
Each Sherburne building is one plan, 1,446 to 1,576 square feet, with two ground-floor and two upper units, and the appraiser codes 84 units as lake view (LeePA cost cards, retrieved 26 Sep 2026). Plan, floor and view, not the address, set a unit’s price band.
These are the eight facts a Wedgewood-Sherburne seller should hold before setting a price. Each is sourced below and current to September 2026.

Your Wedgewood-Sherburne Listing Team, and How to Reach Us Today
Now is a reasonable time to sell a Wedgewood-Sherburne condo if your plan and view are strong and your paperwork is ready. Sherburne recorded 8 qualified sales from September 2025 through August 2026, $300,000 to $420,000, below the 2023 high but well above pre-2022 prices, and the 24-month median stands at $401,000.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
The last 12 months held 8 qualified sales totaling $2,983,000. That is under the 10 sales we require before printing a median, so we list them in full in the recent-sales section below rather than quote a 12-month median. Seven of the eight recorded between October and February, and four of them in a single February fortnight. Two reached $420,000; the low was $300,000. Eight sales against 116 units means about 7% of the association changed hands in a year, which is steady turnover for a small condominium.
Window (ending August 2026) | Qualified sales | Median sale | Range | Median $ per sq ft | Dollar volume |

12 months (Sep 2025 to Aug 2026) | 8 | Not printed (under 10 sales) | $300,000 to $420,000 | Not printed | $2,983,000 |

36 months (Sep 2023 to Aug 2026) | 17 | $414,000 | $300,000 to $510,000 | $266.50 | $6,830,000 |
60 months (Sep 2021 to Aug 2026) | 33 | $420,000 | $299,000 to $510,000 | $274.11 | $13,313,900 |
120 months (Sep 2016 to Aug 2026) | 74 | $284,950 (even n, mean of $284,900 and $285,000) | $200,000 to $510,000 | $185.94 | $23,145,367 |
Every row comes from the Lee County Property Appraiser’s recorded qualified sales for the Wedgewood I, II and III condominium parcels (LeePA Last Qualified Sale layer; LeePA parcel data file, retrieved 26 Sep 2026). The 24-month window is the first with 10 or more sales, so it is our headline.
Waiting is a bet on the whole older-condo market, not on Sherburne alone. The rolling medians drift down gently, from $420,000 over 60 months to $401,000 over 24, about 4.5%, while the 24-month median still sits about 41% above the 10-year median of $284,950. Higher insurance costs, the post-Surfside condominium laws and rising dues have weighed on older Florida condos, as context rather than proven causes here. What waiting costs is certain: $19,758 a year in dues and the dining minimum, plus insurance and tax.
Wedgewood-Sherburne condos sold for $200,000 to $325,000 in 2020 and 2021, jumped to $350,000 to $510,000 in 2022 and 2023, and have recorded $300,000 to $455,000 since 2024. The 10-year record holds 74 qualified sales at a $284,950 median; the five-year record holds 33 at a $420,000 median.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
We print counts and ranges by calendar year and keep medians to the rolling windows above, because most single years hold fewer than 10 sales.
Calendar year | Qualified sales | Low | High |
|---|---|---|---|
2017 | 5 | $228,000 | $287,000 |
2018 | 3 | $200,000 | $287,000 |
2019 | 4 | $210,000 | $256,617 |
2020 | 14 | $205,000 | $272,000 |
2021 | 16 | $200,000 | $325,000 |
2022 | 5 | $370,000 | $485,000 |
2023 | 9 | $350,000 | $510,000 |
2024 | 4 | $390,000 | $480,000 |
2025 | 7 | $300,000 | $455,000 |
2026 (to August) | 5 | $300,000 | $420,000 |
Two things stand out. The 2020 and 2021 buying rush recorded 30 sales, equal to about a quarter of the association’s 116 units, at prices that now look low. And of the 14 sales recorded in 2022 and 2023, 10 closed at $425,000 or more, which is the band sellers remember and buyers now resist.

Wedgewood-Sherburne prices sit with Wedgewood-Fountain at the top of Worthington’s condo market and well above the three Waterford associations: a $414,000 36-month median against Fountain’s $425,000 and Waterford medians of $220,000 to $283,750, because Sherburne units run about 26% larger and come with garages rather than carports.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
We use the 36-month window here because it is the shortest window in which every one of Worthington’s five condominium associations reaches the 10 sales we require before printing a median.

Sales and price per square foot are Lee County Property Appraiser recorded qualified sales; dues are from the 2026 HOA Fee Schedule; roof years are from the City of Bonita Springs permit portal, all retrieved 26 Sep 2026. Every row adds the same $13,058 in master dues.
Sellers in the neighboring associations can read the same method in our Wedgewood-Fountain seller’s guide and our Waterford Amberley Court seller’s guide.
Wedgewood-Sherburne and Wedgewood-Fountain share one buyer pool: golfers and seasonal owners who want about 1,500 square feet, a garage and full club membership near $400,000. Sherburne sellers win on lake-only views, a quiet single-loop street and the unique 1,522-square-foot plan; Fountain sellers win on 2025 roofs and $620 lower dues.

Both associations are sourced to the same records: appraiser cost cards for all 236 units, City permits for all 59 buildings, the club’s fee schedules and the county’s recorded sales (2026 HOA Fee Schedule; Sunbiz, Wedgewood-Fountain, N93000001820, retrieved 26 Sep 2026). Lake views are Sherburne’s strongest card: 84 of 116 units face a lake, against about a quarter of Fountain’s. The circle carries no through traffic, and the 20 Plan B units at 1,522 square feet in buildings 2, 5, 6, 8 and 9 exist nowhere else in Worthington. Both $420,000 Sherburne sales of the last 12 months were lake-view units. We lead the listing with the water.
Fountain’s July to September 2025 re-roof of all 30 buildings puts its roofs about 14 years newer, and its $5,080 dues run $620 a year below Sherburne’s. How Fountain paid for its roofs, from reserves or by assessment, is not published. A Sherburne listing answers with a documented roof: the association’s remaining-life estimate, the reserve balance and any plan, in the listing packet.
A buyer who wants the newest roofs in Worthington’s condo stock, the lowest condo dues per square foot and a golf-and-lake view will usually choose Wedgewood-Fountain, and we price your Sherburne unit so that its view and plan justify the difference. A buyer who wants a lake-only view, a quiet single-loop street or the 1,522-square-foot 2-bedroom plan will usually choose Wedgewood-Sherburne, and that is the buyer we market your home to first. Because the spread is small, the specific unit, its floor and its condition usually decide it.
McGreevy and Comisar price a Wedgewood-Sherburne condo from the recorded Sherburne sales first, then the Wedgewood-Fountain sales on the same plans, then adjust for plan and square footage, floor, view, condition and the roof documentation. We never start from a portal estimate or the Worthington median, and we show you every comparable in writing.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
Automated portal estimates such as the Zestimate average nearby sales by square foot and location. Around Sherburne Circle that blends $200,000 Waterford flats with carports, $400,000 carriage homes with garages and $550,000 villas, three products that share a gate but not a buyer. An automated model also cannot see that your building faces a lake rather than a fairway, that your unit is upstairs, that the association’s roofs date from 2011, or that the twin association next door re-roofed in 2025. We use recorded prices, which are public and verifiable.
We start with the qualified Sherburne sales in the first window with 10 or more sales, which today is the 24-month window: 13 sales at a $401,000 median. Then we add Wedgewood-Fountain sales on the same 1,446, 1,487 and 1,576-square-foot plans, because a buyer tours both. Waterford sales are context only; they are smaller flats with carports.
Each Sherburne building is one plan, so your building number sets your square footage. At the 24-month median of $262.79 per square foot, the arithmetic runs from about $380,000 for a 1,446-square-foot Plan A unit to about $414,000 for a 1,576-square-foot Plan D unit. Per-foot math is a starting line, not a price: the 3-bedroom plan sold from $329,000 to $420,000 in the last 12 months.
Ground-floor units (numbers ending 01 and 02) suit buyers who want no stairs; upper units (03 and 04) live entirely on the second floor with a private ground-level entry, no elevator, and a higher, longer view. The appraiser values upper units a few thousand dollars above ground-floor units of the same plan. The market splits: over 36 months, the five upper-unit sales recorded $380,000 to $510,000.
Lake view is the Sherburne default, on 84 of 116 units; golf view covers 16 units in buildings 19, 21, 24 and 25, and golf and lake 16 units in buildings 18, 20, 22 and 23. Over 36 months, the 11 lake-view sales recorded a $414,000 median, while the four golf-view sales ranged from $329,000 to $432,000 and the two golf-and-lake sales, both in building 18, recorded $439,000 and $455,000.
Two identical units can sit $80,000 apart: in building 26, two ground-floor 3-bedroom lake units recorded $420,000 in February 2026 and $340,000 in August 2026. We walk your unit, weigh its updates, check the listings you would compete with, and give you a range with the sales that support it.
McGreevy and Comisar market a Wedgewood-Sherburne condo to bundled-club buyers first: photography, video and drone footage of the Sherburne Circle lakes and the Worthington course, a listing packet that answers the roof and fee questions, targeted digital exposure, open houses run to the club’s rules, and our Domain Realty Group buyer database.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
On a lake-view carriage home, the water behind the lanai is the product. We time the shoot for the light on your side of the circle, capture the lanai, the garage and the private entry, and pair interiors with drone footage of the lakes, the fairways and the clubhouse.
Out-of-state buyers do not know what “bundled” costs, and condo buyers now ask about roofs and reserves first. Our packet sets out the $13,058 master dues, the $5,700 association dues, the $1,000 dining minimum and the $12,500 capital contribution, then adds the 2011 roof dates, the association’s written answer on remaining life and reserves, the two-story finding on milestone inspections and SIRS, the Zone X flood map and the club’s amenity list.
Your listing goes to the Southwest Florida MLS and its syndication, with targeted campaigns aimed at buyers searching Bonita Springs bundled clubs and condos with garages, and direct outreach to buyers who toured Wedgewood-Fountain and Highland Woods last season.
The club allows open houses on Saturday and Sunday from 1:00 to 4:00 p.m. only, registered with the administration office by 3:30 p.m. the Thursday before, with one sign no larger than 2 feet by 2 feet and none on the golf-course side (Open House Guidelines, retrieved 26 Sep 2026). We register every open house so it appears on the list the gate hands visitors that weekend.
As the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate across Southwest Florida, and the buyers from those years are in our database. For an owner who wants privacy, we can take a Sherburne unit to that database quietly before, or instead of, a public listing, while still following the association’s approval process.
McGreevy and Comisar negotiate every Wedgewood-Sherburne contract ourselves, at partner level; we do not hand offers to an assistant. The Sherburne-specific terms are who bears the $12,500 capital contribution, how the 2011 roofs and any open permit are handled, the association approval timeline, insurance findings, and the furniture and golf cart on a seasonal sale.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
The club’s 2026 fee schedule lists the $12,500 capital contribution as due from the new owner at closing, or $1,306 if the buyer already owns in Worthington (2026 Fee Schedule). A buyer who asks you to cover it is asking for a price concession, and we negotiate it as one, so you see the effect on your net rather than a line item that slips through.
A buyer’s agent comparing Sherburne with Fountain will raise the roofs. We answer before they ask, with the association’s roof dates, its remaining-life estimate and its reserve balance in writing. When a buyer asks for a credit against a future roof assessment that no one has announced, we show why the recorded Sherburne prices already reflect the roof age, and we hold the line where the documents support it.
A buyer’s inspector will find something in a 1990s condo. The air conditioner, water heater, windows, sliders and entry door are yours to answer; the roof and structure are the association’s. A current wind-mitigation or opening-protection report helps the buyer’s HO-6 quote.
Many Sherburne buyers are seasonal owners who want to arrive in December to a furnished home, and investors need furniture because the club requires rentals to be furnished. Furniture and a golf cart can be sold with the unit, valued separately so they do not complicate the buyer’s appraisal. We confirm the garage that goes with your unit in writing, because the declaration, not the permit file, sets the assignment.

Days on market and the sale-to-list ratio come from the Southwest Florida MLS, not the county: for the 10 Sherburne sales marketed on the MLS over the 24 months to 29 Sep 2026, the medians were about 122 days and 95.2% of final list. The recorded prices below stand on the county record alone.

Plan letters are our own labels for the county’s sizes; building, floor and view come from the LeePA cost cards and the LeePA parcel layer, retrieved 26 Sep 2026.
From September 2024 through August 2025, Sherburne recorded five more qualified sales: $401,000 in October 2024 (building 29, Plan C, upper, lake), $455,000 in January 2025 (building 18, Plan A, ground, golf and lake), $439,000 in March 2025 (building 18, Plan A, ground, golf and lake), $440,000 in March 2025 (building 17, Plan D, ground, lake) and $300,000 in April 2025 (building 9, Plan B, ground, lake). Those five complete the 24-month window of 13 sales.
Three patterns stand out. First, the best-priced sales were lake or golf-and-lake units recorded between January and March. Second, the two golf-view Plan D sales, $329,000 and $380,000, sat below the lake-view Plan D sales. Third, the lowest prices, $300,000 twice and $340,000, came on ground-floor units where the county record does not explain the discount; condition, a cash or estate sale and timing can each move a single deed. We read your unit against the sales that share its plan, floor and view first.
Selling a Wedgewood-Sherburne condo costs the brokerage commission you negotiate, Florida documentary stamp tax on the deed at $0.70 per $100 of price, the title and closing charges customary in Lee County, estoppel fees from the association and master association, and any repairs or credits you agree to. Your buyer pays the $12,500 capital contribution and the $150 resale application.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
Cost | Who customarily pays | Amount or basis | Source |

Documentary stamp tax on the deed | Seller, by Lee County custom | $0.70 per $100 of the sale price | |
Owner’s title insurance policy | Seller in most Lee County sales, by custom; negotiable | Florida promulgated title rates | Your closing agent |
Estoppel certificates | Seller, for Wedgewood-Sherburne and the master association | Fees governed by statute | |
Resale application | Buyer | $150 | |
Capital contribution | Buyer new to Worthington | $12,500; $1,306 if the buyer already owns in Worthington | |
Prorated dues and property taxes | Split at closing by date | $475 a month association dues; $13,058 a year master dues; 2025 millage 12.7970 |
Since August 2024, offers of buyer-agent compensation no longer appear in the MLS, and buyers sign a written agreement with their own agent before touring (NAR, The Facts, retrieved 26 Sep 2026). For a Sherburne seller, your listing agreement and contract spell out whether you will contribute to the buyer’s agent, a term to negotiate like any other; there is no standard rate.
On a Sherburne condo selling at the association’s $401,000 24-month median, documentary stamp tax on the deed at $0.70 per $100 is $2,807 (Section 201.02, Florida Statutes). At $420,000, the high of the last 12 months, it is $2,940; at $340,000, it is $2,380. For a full net sheet on your unit, call Jesse direct at (239) 898-6072 or start with the free valuation form. Buyers can see the other side of the ledger in our Wedgewood-Sherburne buyer’s guide or how we represent buyers in Bonita Springs.
A Wedgewood-Sherburne seller must disclose known material defects, deliver Florida’s flood disclosure and property tax summary, and deliver the condominium documents that chapter 718 requires. Because Sherburne is a condominium, the section 720.401 homeowners’ association summary that estate and villa sellers give does not apply; the condominium package does.
Florida law requires a residential seller to disclose facts that materially affect value and are not readily observable. On a Sherburne unit the usual subjects are water intrusion around sliders and windows, the air conditioner and any open permit on the unit.
Since October 1, 2025, Florida requires a seller of residential property to give the buyer a flood disclosure at or before the contract, stating whether the seller has filed a flood-damage insurance claim and whether the seller has received federal disaster assistance for flood damage (Section 689.302, Florida Statutes, retrieved 26 Sep 2026). It applies on Sherburne Circle even though the whole community maps in Zone X, so answer it from your own records.
Florida also requires a property tax disclosure summary telling the buyer not to rely on the seller’s current taxes, because a sale can reset the assessment (Section 689.261, Florida Statutes). A Sherburne owner who has held a homesteaded unit since the 2020 and 2021 rush may be paying tax on a value far below today’s $401,000 median, and the buyer’s first bill will be higher.
Section 720.401 does not apply to associations governed by chapter 718. For a condominium resale, section 718.503 sets out the documents the unit owner provides the buyer: the declaration, articles, bylaws and rules, the association’s most recent year-end financial information and the frequently asked questions document, along with a buyer’s right to cancel within 7 days, excluding weekends and legal holidays, after receiving them (Section 718.503, Florida Statutes, retrieved 26 Sep 2026). Sherburne is also subject to the Worthington master declaration, so which master documents travel with the sale is a question for your closing agent or a Florida real estate attorney, and we route it there early rather than guess. Our Wedgewood-Sherburne buyer’s guide gives buyers the same account.
Wedgewood-Sherburne and the Worthington master association will each issue an estoppel certificate stating what is owed on your unit at closing, and Florida law sets how fast a condominium association must respond and what it may charge (Section 718.116). We order them the day the contract is signed. None of this section is legal advice; your closing agent or attorney confirms the documents for your sale.
The Wedgewood-Sherburne roofs affect a sale because buyers compare them with Wedgewood-Fountain’s 2025 roofs. Sherburne’s tile roofs date from April to July 2011, about 15 years old, and 14 of the 2011 re-roof permits, including one on the pool house, still show as “Issued” rather than “Finaled” on the City of Bonita Springs portal.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
The City permit portal lists the 2011 cycle in four waves: April 25 for 13200 to 13221 Sherburne Circle, June 9 for 13231 to 13239 and the pool house, June 14 for 13240 to 13250, and July 11 for 13251 to 13271, each wave covering the buildings and their detached garages (City of Bonita Springs permit portal, retrieved 26 Sep 2026). As of September 26, 2026, permits at 13200, 13209, 13231, 13234, 13235, 13243, 13246, 13247, 13250, 13251 and 13263 Sherburne Circle and the pool house still read “Issued.” Whether they were closed under another record is not shown.
Ask in writing for three things: the roofs’ remaining life in the latest reserve study or inspection, the balance in the roof reserve today, and whether a replacement or special assessment is planned. Fifteen-year-old tile is not old for tile, and a documented answer turns a buyer’s worry into a line in the listing packet. The 2025 dues increase of 15.9% came without a published reason, and buyers ask about that too.
An open permit can surface in a buyer’s lien and permit search, and some insurers and lenders ask about it. It is an association matter, not yours, and the cure is usually a final inspection or a closure letter from the City. Raise it with the association before you list, so the buyer’s title company finds a closed file rather than a question mark in the middle of your contract.
Your Wedgewood-Sherburne buyer will pay $5,700 a year in 2026 association dues, billed at $475 a month, plus $13,058 in Worthington master dues and a $1,000 food and beverage minimum, or $19,758 a year before property tax and insurance, and a one-time $12,500 capital contribution and $150 resale application at closing.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
Every figure below comes from the club’s 2026 HOA Fee Schedule, its 2026 Fee Schedule and approved Master budget and its HOA Dues for 2024, retrieved 26 Sep 2026.
Line | 2026 amount | Note |
|---|---|---|
Wedgewood-Sherburne association dues | $5,700 a year ($475 a month) | Up from $4,920 in 2024; 15.9% rise in 2025, flat in 2026 |
Worthington master dues | $13,058 a year ($1,088 a month) | $8,957 operating, $501 business capital, $3,600 capital reserves |
Food and beverage minimum | $1,000 a year | Every residence |
Annual total before tax and insurance | $19,758 (about $1,647 a month) | Wedgewood-Fountain’s equivalent is $19,138 |
Capital contribution | $12,500 one time | $1,306 for an existing Worthington owner |
Resale application | $150 | Per sale |
Property tax | 12.7970 mills (2025), district 017 | No CDD |
Wedgewood-Sherburne’s operating budget, reserve schedule, master insurance policy and deductibles, and any special-assessment history are not posted in the club’s public library; they sit behind the owner portal login (Worthington CC Real Estate files, retrieved 26 Sep 2026). A seller who downloads them before listing answers the buyer’s first question on day one.
The Wedgewood-Sherburne rules that affect a sale are the association’s HOA Certificate of Approval and $150 resale application, weekend-only open houses, the ban on for-sale signs, architectural approval for exterior work, and the leasing and pet rules your buyer inherits under Worthington’s master declaration and club rules.
Every resale needs an HOA Certificate of Approval from the association, with the $150 resale application (Purchaser’s Packet, retrieved 26 Sep 2026). The club’s public documents do not publish an approval timeline, so we write a cushion into the contract and send the buyer’s application the day the contract is signed.
For-sale signs are not permitted on the property, and open-house signs only under the club’s weekend guidelines described above (Open House Guidelines).
Leases must run at least 30 consecutive days except in February, for no more than one year, and a home’s club privileges can pass to tenants at most four times a calendar year; units must be furnished, and short-term platforms are barred (Rental Forms, rev. 6/15/25; Rules and Regulations). Wedgewood-Sherburne adds a $150 rental fee per lease. The condominium declarations may add rules of their own, so an investor buyer will read them.
Owners may keep a household pet such as a dog or cat up to 25 pounds; tenants and guests may not keep pets (2024 Master Declaration, section 4.6). Buyers with a larger dog rule Sherburne out early, and we screen for it before a showing rather than after an offer.
How long a Wedgewood-Sherburne condo takes to sell depends on its plan, view, price and listing month. Days on market is an MLS figure the county does not record; in the Southwest Florida MLS, Sherburne’s 10 MLS-marketed closings over the 24 months to 29 Sep 2026 took a median of about 122 days, and the 7 in the last 12 months a median of 134 days, against 99 days for Worthington’s 57 closings over the same 12 months. The county does show when buyers close: 27 of the last 33 Sherburne sales recorded from October to May.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales, retrieved 26 Sep 2026)
Over the 60 months to August 2026, Sherburne’s 33 qualified sales recorded 20 times between January and May and 7 times between October and December; only 6 recorded from June through September, and none in July. A sale that records in February usually went under contract in December or January, which is why we want a Sherburne listing photographed and live by early November.
A typical Sherburne closing runs through four gates after the contract is signed: the buyer’s inspection period and document review, the buyer’s financing and appraisal if they are not paying cash, the association’s Certificate of Approval, and the estoppel certificates from Wedgewood-Sherburne and the master association. We start the approval application and the estoppel requests on day one so they run beside the inspection and the financing, not after them.
Your Wedgewood-Sherburne listing should sell the circle and the club as much as the unit: a quiet loop of 29 buildings with lakes behind most of them, a private pool, pickleball and tennis for owners, a garage, and full membership in Worthington Country Club’s Ron Garl-renovated course, with I-75 under a mile from the gate.
Sherburne Circle is a single residential loop numbered 13200 to 13271 with no through traffic. The association’s pool and cabana sit at 13225 Sherburne Circle, resurfaced in 2018 under City permit POL18-50878-BOS, and owners have a private pickleball court and a neighborhood tennis court (The Eagle, Spring 2026; Rental Forms). Carriage homes get curbside Monday trash pickup rather than dumpsters, basic interior pest control and the club’s master-key program (Purchaser’s Packet).
Every Sherburne owner is a full member of Worthington Country Club: an 18-hole, par-72 course that opened in 1991 on a Gordon G. Lewis routing and was renovated by Ron Garl in 2018, five Har-Tru tennis courts, three bocce courts, a fitness center, a resort pool and four dining venues, with no equity fee and no waitlist (Worthington CC Membership; Golf Guide, May 15, 2019, retrieved 26 Sep 2026). Members played 45,042 rounds in 2025 through the date the club reported (The Eagle, Winter 2026).

The first review above comes from a condo seller in a tough condo market, which is the Sherburne market today. The fix there is rarely a price cut alone: it is pricing against the right sales, answering the building questions before buyers ask, and reaching buyers who already want the product. On Sherburne Circle that means the Sherburne and Fountain sales for your plan and view, and a written roof and reserve answer from the association.
A Wedgewood-Sherburne specialist matters because the price, the paperwork and the buyer are specific to this circle: four plans in single-plan buildings, three view codes, a twin association with newer roofs, open 2011 permits on some buildings, and a club approval on every sale. A generalist averages those away and prices your unit off the wrong sales.
Jesse McGreevy leads listings and seller strategy; Marc Comisar leads buyer representation. Both work Worthington and every other bundled club in Bonita Springs and Estero, and both carry the same credentials:
Each Worthington association now has its own seller’s guide. Our Worthington Country Club seller’s guide covers all nine neighborhoods; the Wedgewood-Fountain seller’s guide covers the twin carriage association; and the Waterford Amberley Court and Waterford-Worthington Way seller’s guides cover the condo flats nearest Sherburne Circle.
If you are thinking, “I need someone to sell my house in Bonita Springs, Florida,” McGreevy and Comisar helps homeowners price, market, negotiate, and sell with a local strategy built for Estero, Bonita Springs, Naples, Fort Myers, Lee County, Collier County, and Babcock Ranch. Whether you are selling in Wedgewood-Sherburne, The Brooks, Bella Terra, Corkscrew Shores, Grandezza, Wildcat Run, West Bay Club, Pelican Sound, Shadow Wood, or Miromar Lakes, our team provides local market guidance, professional listing exposure, and a clear plan to help you sell confidently.
Many Wedgewood-Sherburne sellers are also buyers, moving to a villa or estate home inside Worthington, trading down, or leaving for another club, and McGreevy and Comisar handle both sides so the sale and the purchase close on one calendar. Marc Comisar leads buyer representation; call him at (239) 287-5873.
An owner who already owns in Worthington and buys a second or replacement home pays the $1,306 existing-owner capital contribution instead of $12,500 (2026 Fee Schedule). That makes a move from a Sherburne carriage home to a villa or an estate home cheaper inside the gate than outside it. Our Worthington Country Club buyer’s guide covers every neighborhood from the buyer’s side, and our Wedgewood-Sherburne buyer’s guide covers this one.
We price and list your Sherburne unit first, write your purchase offer with a sale contingency or a timed closing, and line up both closings so you move once. See how we represent buyers in Bonita Springs, or start the selling side with the free valuation form and a call to Jesse at (239) 898-6072.
These are the questions Wedgewood-Sherburne owners ask us most when they weigh a sale. Every answer draws on the figures sourced above and is current to September 2026.
McGreevy and Comisar lead Domain Realty Group, the #1 team in Southwest Florida since 2012, and have over $900 million in personal sales. We price Sherburne units against Sherburne and Fountain sales by plan, floor and view. Call Jesse direct at (239) 898-6072.
It depends on plan, floor, view, condition and the roof documentation, measured against 13 Sherburne sales at a $401,000 median over 24 months. Our Wedgewood-Sherburne home value guide walks through each variable, and the form at the top of this page gets you a written range.
Eight qualified sales recorded from September 2025 through August 2026, totaling $2,983,000, from $300,000 to $420,000. That is about 7% of the 116 units.
The highest recorded Sherburne sale is $510,000, a 3-bedroom upper lake-view unit in October 2023. In the last 24 months the high was $455,000, in January 2025, and in the last 12 months it was $420,000.
Down from the 2022 to 2023 peak, when 10 of 14 sales closed at $425,000 or more, and well above pre-2022 levels. The 24-month median of $401,000 is about 4.5% below the five-year median of $420,000.
Early November. Over 60 months, 27 of 33 Sherburne sales recorded between October and May, and none recorded in July. Listing in early November catches the first seasonal buyers.
Plan on about four months: the 10 Sherburne condos sold through the Southwest Florida MLS in the 24 months to 29 Sep 2026 spent a median of about 122 days on market. Build in time for the association’s resale application and Certificate of Approval on top of a normal closing period.
The commission you negotiate, documentary stamp tax on the deed at $0.70 per $100, the owner’s title policy by Lee County custom, estoppel fees and any credits you agree to. At a $401,000 price the deed stamps are $2,807.
The club’s 2026 fee schedule lists it as due from the new owner at closing, or $1,306 if the buyer already owns in Worthington. Any different split is a negotiated contract term, and we treat it as a price concession.
No. Section 720.401 does not apply to condominiums. Chapter 718 governs instead: section 718.503 sets out the condominium documents a selling unit owner provides and the buyer’s short cancellation right after receiving them.
The declaration, articles, bylaws and rules, the latest year-end financial information and the frequently asked questions document, plus the budget, reserve schedule, insurance summary and recent minutes that every buyer now asks for. We gather them before listing.
Yes. Florida’s flood disclosure applies to every residential sale since October 1, 2025, regardless of flood zone. You answer from your own records about flood claims and federal flood assistance.
It can, because Wedgewood-Fountain next door re-roofed in 2025. The answer is documentation: the association’s remaining-life estimate, the roof reserve balance and any plan, shared with buyers early.
No. The roofs belong to the association, not to you, and they were replaced in 2011. Buyers want to know their remaining life and how the next replacement will be paid for.
Raise it with the association before you list. The cure is usually a final inspection or a City closure letter, and it is better handled before a buyer’s permit search finds it.
No. Both apply to condominium buildings of three or more habitable stories, and every Sherburne building is two stories. Ordinary reserve rules still apply, and we answer the question in writing in the listing packet.
The county values upper units a few thousand dollars above ground-floor units of the same plan. Over 36 months the five upper-unit sales ranged from $380,000 to $510,000, and buyers split on stairs versus height and privacy.
Usually. Over 36 months the 11 lake-view sales recorded a $414,000 median, and both $420,000 sales of the last year were lake-view units. The two golf-view Plan D sales of the last year recorded $329,000 and $380,000.
The 3-bedroom, 1,576-square-foot Plan D carries the highest county values and the highest recorded price, $510,000. It also carries the widest range, from $329,000 to $420,000 in the last 12 months.
Two ground-floor 3-bedroom lake units in building 26 recorded $420,000 in February 2026 and $340,000 in August 2026. The county record does not say why; condition, furnishing, timing and the terms of each sale usually explain a spread like that.
Your buyer carries $5,700 a year in association dues, $620 more than Wedgewood-Fountain’s, and compares the two. A clear account of what the dues cover and why they rose 15.9% in 2025 helps.
Usually only paint, lighting and repairs. Condition moves Sherburne prices, but a full kitchen may not pay back if buyers want to choose finishes. We walk the unit and price both paths before you spend.
Often, yes. Seasonal buyers want a move-in-ready unit, and club rules require rentals to be furnished, so an investor buyer usually wants the furniture. We value it separately from the unit.
Yes, subject to the lease. The tenant holds the club privileges until the lease ends, and a buyer will want the lease terms, the end date and the deposit in writing.
No. Worthington does not allow for-sale signs on the property. Open-house signs are allowed only on registered weekend open houses, one sign up to 2 feet by 2 feet, never on the golf-course side.
We show the four lines: $13,058 master dues, $5,700 association dues, the $1,000 dining minimum and the one-time $12,500 capital contribution, next to what a separate club membership would cost elsewhere in Bonita Springs.
Highland Woods, the other 799-residence bundled club in Bonita Springs, charged $13,812.79 in 2026 club dues with a $500 minimum and a $10,000 capital contribution. We put that comparison in the packet so buyers see Worthington’s lower annual club cost.
You can, but the club paperwork, the condominium disclosures and the pricing against a twin association next door are where owners without an agent lose time and money.
Yes, when privacy matters more than exposure. We can take a unit to our buyer database quietly before, or instead of, a public listing, and the association’s approval process still applies.
