McGreevy and Comisar represent buyers at Waterford-Cavendish Court, and this is the buyer’s guide we hand every client before a first tour. Top 1% Real Estate Agents Nationally Since 2008, over $900 million in personal sales, and a Bonita Springs office about 15 minutes from the Worthington gate.
This guide is for buyers of Waterford-Cavendish Court, a 72-unit, two-story condominium association of six buildings on Cavendish Court inside Worthington Country Club, the gated, 799-residence bundled golf community in Bonita Springs, Florida. Our neighborhood guide covers the history and the buildings; this page covers how to buy here well: which plan and view fit you, what a Cavendish condo really costs to own, what the county record says units sell for, and how the association approval and Florida condo laws work from the buyer’s side of the table.

Our buyer guides for Waterford Amberley Court and Waterford-Worthington Way are built the same way, and our Worthington Country Club buyer’s guide covers all nine associations.

Buying a condo in Waterford-Cavendish Court takes three decisions and one budget. You choose one of four floor plans, choose upstairs or down, choose a golf or lake view, and accept bundled golf. The budget is the price, a $12,500 capital contribution and about $21,770 a year in dues and the club minimum.
Every purchase here is a resale of a 1994 or 1995 unit; there is no developer inventory, so the Lee County Property Appraiser’s recorded sales are a complete record of what has traded (LeePA Last Qualified Sale layer, retrieved 26 Sep 2026). The questions that matter most are the association’s: the 2008 roofs, the reserves behind them, and why the dues are the highest in Worthington.
Here is the shape of the purchase. You sign a written buyer agreement with your agent before touring, as the NAR settlement practice changes require. You tour with a plan and view in mind. You write an offer with an inspection period and a 3-day condominium document review. Waterford-Cavendish Court, Inc. issues an HOA Certificate of Approval before closing (Purchaser’s Packet, retrieved 26 Sep 2026). At closing you pay the capital contribution and walk out a full golf member (2026 Fee Schedule).
McGreevy and Comisar are the best realtor choice for a Waterford-Cavendish Court buyer because we price by plan, floor and view, not by ZIP code. The same Waterford floor plan carries $7,712 in dues at Cavendish and $4,860 at Amberley Court, so an offer written off a blended Worthington median will overpay or miss the unit.

We track the Waterford-Cavendish Court market for a buyer from the public record up: the Lee County Property Appraiser cost card for all 72 units, every qualified sale recorded on those units, the club’s fee schedules and every City permit on Cavendish Court. MLS listing data is layered on top when you tour.
We pulled the cost card for every one of the 72 units, not a sample, so we know each unit’s plan, floor, bedroom count, porch type and view code (county cost card format). When a unit lists, we already know what it is, whatever the listing says.
We tracked every qualified Cavendish sale back to 2016, 71 in all, and matched each to its unit. That is how we can tell you that five of the last seven sales were the ground-floor two-bedroom plan, and that no upstairs three-bedroom end unit has recorded since October 2024.
The Waterford-Cavendish Court market is steady and priced well below its peak: seven qualified sales in the 12 months through August 2026, all from $180,000 to $225,000, against $285,000 to $385,000 in 2023. For a buyer, that means clear comparables, a narrow band and room to negotiate on a unit that needs work.

Recorded | Unit | View | Plan | Price |
|---|---|---|---|---|
December 2025 | 28072 Cavendish Ct #2205 | Golf | Ground two-bedroom interior | $190,000 |
December 2025 | 28076 Cavendish Ct #2102 | Golf | Ground two-bedroom interior | $180,000 |
February 2026 | 28068 Cavendish Ct #2309 | Golf | Upstairs two-bedroom interior | $200,000 |
March 2026 | 28064 Cavendish Ct #2401 | Lake | Ground three-bedroom end | $225,000 |
May 2026 | 28076 Cavendish Ct #2104 | Golf | Ground two-bedroom interior | $180,000 |
June 2026 | 28060 Cavendish Ct #2505 | Lake | Ground two-bedroom interior | $215,000 |
July 2026 | 28068 Cavendish Ct #2303 | Golf | Ground two-bedroom interior | $180,000 |
Seven sales a year in a 72-unit association means few units list at once, which gives a seller some leverage in season. Against that, a buyer holds the recorded band: a golf-view ground-floor two-bedroom asking far above $190,000 needs a reason, and the listing’s dues and roof answers are part of that reason. Summer listings meet fewer buyers, and three of the last 11 sales recorded in June, July and August.
Mortgage rates move weekly; Freddie Mac publishes the national average each week (Freddie Mac Primary Mortgage Market Survey). A condo loan also depends on the association: lenders commonly review the budget, reserves and master insurance, so we request those documents early. A cash offer is stronger in season.
Tell us your plan, floor and view, and we will set the recorded sales for that unit type beside every Cavendish, Amberley and Worthington Way listing that fits. Start your Waterford-Cavendish Court buyer consultation, call Marc at (239) 287-5873, or read how we represent buyers in Bonita Springs.
A Waterford-Cavendish Court condo costs about $180,000 to $215,000 for the 1,076-square-foot ground-floor two-bedroom in the last 12 months, $200,000 for the upstairs two-bedroom, and $225,000 for the ground-floor three-bedroom end unit; the larger upstairs end unit last recorded $330,000 in October 2024.
Data updated: September 2026 (Lee County Property Appraiser recorded qualified sales and cost cards, retrieved 26 Sep 2026)
Plan | Units | Heated sq ft | Recent recorded Cavendish sales (24 months) | 2025 county market value, median |
|---|---|---|---|---|
Ground two-bedroom interior | 24 | 1,076 | $180,000 to $215,000 (five sales) | $168,286 |
Upstairs two-bedroom interior | 24 | 1,204 | $162,000, $200,000, $275,000 | $211,516 |
Ground three-bedroom end | 12 | 1,222 | $225,000, $280,000 | $211,679 |
Upstairs three-bedroom end | 12 | 1,312 | $330,000 | $224,193 |
The ground-floor two-bedroom is the entry point and the easiest to resell, with no stairs. The upstairs two-bedroom adds 128 square feet and privacy. The end units add a third bedroom and windows on three sides, and they come up rarely: three end-unit sales in 24 months.
Buildings 20 to 23 face the golf course and Buildings 24 and 25 face a lake. In the last 12 months the lake-view ground-floor two-bedroom recorded $215,000 against $180,000 to $190,000 for golf-view units of the same plan. Seven sales cannot prove a lake premium, but expect to pay for one.
Waterford-Cavendish Court is the cheapest of Worthington’s five condo associations to buy and the most expensive to hold: a $200,000 24-month median and $177 a square foot, against the highest dues at $7,712. The Wedgewood carriage homes cost about twice as much but add garages and larger plans.

Over five years at 2026 rates, Cavendish’s recurring dues come to $103,850 against $89,590 at Amberley, a $14,260 difference that is close to two-thirds of the $21,250 median price gap. The extra dues are a cost if they fund nothing you value, and a reserve if they fund the next roof; only the Cavendish budget and reserve schedule say which. Waterford-Worthington Way has no local tennis or pickleball; Cavendish has both. If you need a garage, look at Wedgewood-Fountain, next door on Cavendish Court.
Waterford-Cavendish Court and Waterford Amberley Court sell the same four Waterford floor plans with the same pool, pickleball and tennis. Choose Cavendish for a smaller, quieter 72-unit enclave, more golf views and a clean corporate record; choose Amberley for dues $2,852 a year lower, more units to choose from and a roof one year newer.

Choose Waterford-Cavendish Court if you want the quiet east end of Worthington, a golf view, and a small association whose extra dues may be building reserves for the next roof; ask for the reserve schedule to confirm it. Choose Waterford Amberley Court if the monthly carrying cost decides it, you want more units to choose from, or you want the slightly newer roof. If you need a garage, choose neither.
The steps to buy a condo in Waterford-Cavendish Court are a buyer agreement, a shortlist by plan and view, tours through the staffed gate, an offer with inspection and document review, the association’s Certificate of Approval, and a closing where you pay the capital contribution and become a club member.
We explain our written agreement before any tour and build an all-in budget: price band, $12,500 capital contribution, closing costs and the $21,770 annual fee stack.
We narrow the 72 units to the plans and views that fit, using the county’s unit census, so you tour only units that match.
Visitors register at the staffed main gate on Bonita Grande Drive, which issues passes; on open-house weekends the gate hands out the open house list and a community map (Purchaser’s Packet).
We price from recorded Cavendish sales of the plan, request the association’s budget, reserve schedule and insurance summary, and write the inspection period and the 3-day condo document review into the timeline.
Waterford-Cavendish Court, Inc. issues an HOA Certificate of Approval on every sale, with a $150 resale application. We send your application the day the contract is signed.
The closing agent collects the $12,500 capital contribution for the Worthington Master Association, prorates dues and taxes, and records the deed. You are a full member from closing.
You will pay $7,712 a year in 2026 Waterford-Cavendish Court dues plus $13,058 in master dues, $20,770 a year or about $1,731 a month, plus a $1,000 annual food and beverage minimum, and a one-time $12,500 capital contribution and $150 resale application at purchase.

Sources: 2026 HOA Fee Schedule; 2026 Fee Schedule; Purchaser’s Packet. The master figure breaks down as $8,957 operating, $501 business capital and $3,600 capital reserves.
Cavendish dues were $1,261 a quarter, $5,044 a year, in 2024; they rose 52.9% to $7,712 in 2025 and held flat in 2026 (2024 HOA dues; 2025 Association Assessments). The reason is not published; the 2025 budget and reserve schedule would answer it.
A buyer new to Worthington closing in 2026 pays $12,500 and $150 at purchase, then $20,770 in dues and at least $1,000 at the club over the year: about $34,420 in the first year before property tax, insurance and utilities. Property tax runs about $1,280 for each $100,000 of taxable value at the 2025 rate of 12.7970 mills (2025 Millage Book).
Owners who keep a private golf cart pay a $1,875 annual trail fee, an annual cart lease is $2,125, and private cart storage is $450 a year (2026 Fee Schedule). Cavendish carports are not enclosed, so plan where a cart will be kept and charged.
You check flood zone for a Waterford-Cavendish Court condo on FEMA’s map, which shows Zone X on panel 12071C0678F, outside every Special Flood Hazard Area. Insurance is an HO-6 unit-owner policy, exempt from the Citizens flood mandate; the questions that move the premium are the 2008 roofs and the master policy.
Data updated: September 2026 (FEMA National Flood Hazard Layer; Citizens Property Insurance, retrieved 26 Sep 2026)
A FEMA query at the east edge of Cavendish Court returned Zone X, “area of minimal flood hazard,” effective August 28, 2008 (FEMA National Flood Hazard Layer). Lenders do not require flood insurance there. The community sits in Lee County evacuation Zone C, surge zone 3, evacuated after Zones A and B (Zone C fact sheet).
Your HO-6 covers interior finishes, contents, liability and loss assessments; the association’s master policy covers the building, and its carrier, premium and deductible are not published. Citizens confirmed that condominium units insured on a unit-owner form are not required to carry flood coverage (Citizens). We recommend loss-assessment coverage sized to the master deductible.
Cavendish was built after Hurricane Andrew but before the first statewide Florida Building Code of March 1, 2002 (Florida Building Commission), in a 160 mph wind-design zone. Ask for the building’s wind-mitigation report and roof information before you bind a policy.
Florida condo law gives a Waterford-Cavendish Court buyer a 3-day review of the association’s documents, spares the two-story buildings the milestone inspection and SIRS mandates, and still requires statutory reserves, which owners may vote to waive. The club’s master association is a separate Chapter 720 layer.
On a condo resale, Section 718.503 requires the seller to give you the declaration, articles, bylaws, rules, the latest year-end financial information and the frequently asked questions document, and you may cancel within 7 days, excluding weekends and legal holidays, after receiving them or before closing, whichever comes first (Section 718.503). Read the budget and reserve lines closely.
Milestone inspections apply to buildings “three habitable stories or more in height” (Section 553.899), and the SIRS to buildings “three habitable stories or higher” (Section 718.112). Every Cavendish unit is on floor 1 or 2 of a building the county types “Condominium, Low Rise, 1 to 3 Floors,” so neither applies.
Cavendish must budget statutory reserves, and because no SIRS is required, owners may waive or reduce them by vote; ask whether they have. With 72 units, it must post official records on a website or app (Section 718.111); the club says they sit on the Frontsteps portal.
Section 720.401’s pre-contract disclosure summary governs homeowners’ associations, not Chapter 718 condominiums (Section 720.401). Your unit is a condominium, but you also join the Worthington Master Association, a homeowners’ association, so which master-association documents come with the sale is a question for your closing agent or attorney. Our Cavendish seller’s guide gives sellers the same split.
The Worthington rules that decide whether Waterford-Cavendish Court works for you are the 30-day leasing minimum and four-transfer cap, the 25-pound pet limit for owners and no pets for tenants, carport-only parking with no truck or boat storage, and association approval of every buyer.
Leases must run at least 30 consecutive days except in February and at most one year; club privileges pass to the tenant and may transfer at most four times a calendar year; rentals must be furnished; and each lease needs association and club approval (Rental Forms; Rules and Regulations). No first-year leasing ban appears in the master declaration, but the Cavendish declaration sits behind the owner portal, so ask before you buy to rent.
Owners may keep a dog or cat up to 25 pounds; renters and guests may not keep pets (Year 2024 Master Declaration). A buyer with a larger dog should look outside Worthington.
Cavendish units park under carports, which club rules say are not fully enclosed structures, so trucks, boats and trailers may not be kept there (Purchaser’s Packet). Only licensed drivers may drive golf carts.
At Waterford-Cavendish Court you should check four association items before you commit: the October 2008 tile roofs and any replacement plan, the reserve balance behind them, any special assessment in force or under discussion, and the last two years of board minutes. None is published; all are available to a buyer under contract.
City permits 08BOS-TRA01314 through 08BOS-TRA01319 re-roofed all six buildings in tile in October 2008, and 08BOS-TRA01320 did the pool house; we found no later roof permit (City of Bonita Springs permit portal). About 18 years old in 2026, they are the association’s next large capital item.
No Cavendish special assessment is documented in the club’s public newsletters or fee schedules, which is not proof that none has been levied. The 2025 dues step-up may be funding reserves; the reserve schedule shows it. The estoppel certificate at closing states any balance owed on the unit.
The budget, reserve schedule, insurance declarations and minutes sit on the Frontsteps owner portal. A buyer gets them from the seller, from the on-site HOA office at (239) 495-2278, or through the Section 718.503 disclosures. We request them on every Cavendish purchase.
We find you the right unit at Waterford-Cavendish Court by starting with the unit census: which of the 72 units match your plan, floor and view. Then we watch the MLS for those units, ask owners on your behalf where it is appropriate, and tour only what fits.
If you want a lake view, there are 24 candidates in Buildings 24 and 25; a three-bedroom upstairs end unit, 12; a golf-view ground-floor two-bedroom, 16. Knowing the count tells you how long a wait to expect.
With seven sales a year, the right unit may not be listed. Where appropriate, we make discreet inquiries to owners of units that match, through our network and the Worthington buyers and sellers we know.
We tour in the light that shows the view, check the porch, the air conditioner and the water heater, and note the building’s roof and carport. On a second visit we bring the recorded sales of the plan and the association documents.
We negotiate for you at Waterford-Cavendish Court from the recorded sales of the plan, not the asking price, and we negotiate the Cavendish-specific terms: the $12,500 capital contribution, inspection and insurance items on a mid-1990s unit, furniture for seasonal buyers, and a timeline that allows for the document review and association approval.
A golf-view ground-floor two-bedroom recorded $180,000 three times in the last 12 months. An ask well above that needs a reason, a lake view, an enclosed lanai or a full update, and we make the seller show it.
The fee schedule lists the $12,500 capital contribution as the new owner’s, but it is more than 6% of a $200,000 price, and sellers sometimes share it. Furniture for a seasonal buyer can be included, valued separately so it does not complicate an appraisal.
An inspector will find items in a 30-year-old unit, and an insurer will ask about the roof. We write the inspection period to cover the unit and the association documents, and we get an HO-6 quote before the inspection period ends.
Buyer closing costs at Waterford-Cavendish Court have two parts: the usual Florida costs of a purchase and Worthington’s own charges. The Worthington-specific ones are the $12,500 capital contribution for a buyer new to the community and the $150 resale application, plus prorated dues and taxes.
A financed buyer pays documentary stamp tax on the note at 35 cents per $100 of the loan and the nonrecurring intangible tax on the mortgage at 2 mills (Section 201.08; Section 199.133). A cash buyer pays neither. The deed stamp of 70 cents per $100 of price is customarily a seller cost in Lee County (Section 201.02). Add title, recording, inspection and prepaid insurance costs.
Charge | 2026 amount | When |
|---|---|---|
Capital contribution, new owner | $12,500 | At closing |
Capital contribution, existing Worthington owner | $1,306 | At closing |
Resale application | $150 | With the application |
Cavendish dues | $1,928 per quarter, prorated | From closing |
Master dues | $13,058 a year, prorated | From closing |

Buyer representation after the NAR settlement works on a written agreement signed before you tour. Since August 17, 2024, agents who are MLS participants must have a written agreement with a buyer before touring a home together, and it must state the compensation, which is negotiable and not set by law or by the MLS.
The National Association of REALTORS® summarizes the changes on its consumer page (NAR, The Facts, retrieved 26 Sep 2026).
We explain our agreement at the first meeting and state what we will be paid and how. Where it helps your position, we ask the seller to cover buyer-agent compensation in the offer and show you the effect on your net price. Unless you agree otherwise in writing, a Florida licensee works with you as a transaction broker (Section 475.278).
The way to see every Waterford-Cavendish Court condo on the market today is through our team’s live listings site, which pulls from the Southwest Florida MLS; search Worthington in Bonita Springs and filter to condominiums on Cavendish Court. We do not print a list here, because listings change weekly.
Data updated: September 2026 (live inventory from the Southwest Florida MLS via DomainRealtyGroup.com; recorded sales from the Lee County Property Appraiser, retrieved 26 Sep 2026)
Live inventory, updated from the MLS, is on DomainRealtyGroup.com, our team’s search site. Active listing counts and asking prices change week to week, so we read them there live rather than print them here; for context, the 12 Cavendish closings in the Southwest Florida MLS over the 24 months to 29 Sep 2026 sold at a median 94.2% of final list price.
Check three things against this page. The unit number: the first two digits give the building and view, the last two the floor and plan. The HOA field: listing agents enter fees their own way, so budget from the club’s 2026 schedules. The roof: the association’s October 2008 date applies to every building.
With seven sales a year, the unit you want may list and sell in a week in season. Ask Marc to set up a saved search for your plan, floor and view, and you will get new Cavendish listings and price changes by email as they hit the MLS. Lee County assigns students through a choice-based Proximity Plan rather than fixed boundaries (Student Enrollment Plan 2026-2027). The nearest zone schools are Bonita Springs Elementary, about 3.3 miles, Bonita Springs Middle Center for the Arts, about 4.3 miles, and Bonita Springs High, about 5.8 miles. NCH North Naples Hospital, with a 24-hour emergency department, is about 7.9 miles and 14 minutes away (FloridaHealthFinder), and Lee Health’s Coconut Point emergency department about 9.6 miles (Lee Health). Bonita Beach Park is about 7.1 miles and 14 minutes, Coconut Point about 18 minutes, and downtown Naples about 28 minutes, on free-flow routes without traffic (OSRM). Midtown at Bonita, a 68-acre mixed-use project across Bonita Beach Road, broke ground in November 2025 (WINK News).
Waterford-Cavendish Court is the right place to buy if you want full Worthington club membership at the community’s lowest entry price, in a small, quiet association with its own pool, pickleball and tennis, and you can carry the highest dues in Worthington. It is the wrong place if you need a garage or a large dog.
When we set the club’s 2026 HOA Fee Schedule beside the 2024 dues sheet, we found the same Waterford floor plan carrying $4,860 in dues at Amberley and $7,712 at Cavendish, a $2,852 a year gap on identical square footage. On a $200,000 condo that gap is worth more over ten years than most buyers negotiate off the price, which is why every Cavendish search we run starts with the association’s budget.
A personalized Waterford-Cavendish Court buyer consultation with McGreevy and Comisar turns this page into your shortlist: the plan, floor and view that fit, the all-in budget including every fee layer, the recorded sales that set your offer, and a plan for tours. What you get from the first call:
As the leaders of Domain Realty Group our team has closed over $2.5 billion in real estate across Southwest Florida, and Marc brings that market knowledge to every Cavendish buyer he represents.
A Waterford-Cavendish Court specialist matters because the price, dues and rules differ from the Waterford association next door on identical floor plans, and a general Bonita Springs agent will price them as one. A specialist knows the plan and view of every unit, the roof date, the dues history and the approval steps, and writes the offer accordingly.
If you’re searching for “the best buyer’s agent in Bonita Springs, Florida,” McGreevy and Comisar represents homebuyers across Estero, Bonita Springs, Naples, Fort Myers, Lee County, Collier County, and Babcock Ranch. Whether you’re relocating, snowbirding, investing, buying your first home, or upgrading to luxury, including in Bonita Bay, Pelican Bay, Mediterra, West Bay Club, Pelican Sound, Shadow Wood, Miromar Lakes, Talis Park, and the SWFL coastal corridor, our team provides market guidance, pre-MLS access, partner-level negotiation, and a clear plan to help you buy confidently.
At Cavendish that means three things in practice. We read the association before the unit. We know the club’s paperwork, from the Certificate of Approval to the capital contribution. And McGreevy and Comisar, Top 1% Real Estate Agents Nationally Since 2008, price an offer from what units record, not what they list for.

The first review is the one we think of when a buyer asks about Cavendish: a buyer who wanted the right fit rather than the biggest home. A 1,076-square-foot flat with a full club behind it is that kind of purchase, and our job is to make sure the dues, the roof and the plan fit before the offer does.

The 48 units in Buildings 20 to 23 carry the county’s golf-course view code; the 24 units in Buildings 24 and 25 face a lake.
In the last 12 months the lake-view ground-floor two-bedroom recorded $215,000 against $180,000 to $190,000 for golf-view units of the same plan. Seven sales cannot prove a premium.

$20,770 in neighborhood and master dues plus the $1,000 food and beverage minimum, $21,770 a year before tax and insurance.

No. Both apply only to buildings of three or more habitable stories, and every Cavendish building is two stories.
None is documented in public club records, which is not proof none exists. The estoppel certificate and minutes confirm it on your purchase.
FEMA Zone X, an area of minimal flood hazard. Lenders do not require flood insurance there.
An HO-6 unit-owner policy for interior finishes, contents, liability and loss assessments; the association insures the building.

Owners may keep a dog or cat up to 25 pounds. Renters and guests may not keep pets.
Yes. Waterford-Cavendish Court, Inc. issues an HOA Certificate of Approval on every sale, with a $150 resale application.
Plan around the 3-day document review, the inspection period, your lender and the association’s approval. A cash purchase can close faster.
Florida costs include note stamps and intangible tax if you finance, title, recording and inspections, plus Worthington’s $12,500 capital contribution and $150 resale application.
Yes. A condo lender will usually review the association’s budget, reserves and insurance, so we request those documents early.
